The Collier County deed record shows 377 builder-direct sales in Ave Maria in the twelve months to August 2026, two of every three home sales in town, at a $435,000 median, and four builders are selling today: Pulte, Lennar, Del Webb and CC Homes.

The developer ranked Ave Maria No. 20 among the country's top-selling master-planned communities for 2025, with 515 new-home sales, citing John Burns Research and Consulting, and No. 29 at mid-year 2026, citing RCLCO.

Where Is Ave Maria New Construction Actually Being Built?

Ave Maria's new construction is being built inside the town's Stewardship District in unincorporated Collier County, in four active villages: Gatherpoint by Pulte and Lennar next to the new Ave Maria Elementary, Maple Ridge by CC Homes, Del Webb Naples by Del Webb, and the last phases of The National by Lennar. Every home carries an Ave Maria address in ZIP code 34142.

The ZIP trap

ZIP 34142 also covers Immokalee, so a search or a price report by ZIP mixes two very different markets. We work from the recorded plats inside the Stewardship District.

Who issues the permits

Ave Maria is not a city; it is unincorporated Collier County, so Collier County issues building permits and certificates of occupancy, and the Stewardship District builds and maintains the town's roads, water management and common infrastructure. The Ave Maria Utility Company provides water and sewer.

What comes next

In June 2026 Collier County commissioners approved an expansion of Ave Maria by 2,042 acres and 6,738 homes, raising the town's maximum to 17,738 homes. The developer's plan places a separate privately financed, age-restricted community of up to 3,500 homes on about 1,001 acres east of Camp Keais Road, with its own amenities, outside the Stewardship District and without Master Association access, and mixed-use areas to the north toward Immokalee Road. No builder has been announced for the new areas.

How Many Ave Maria New Homes Sell Without Ever Reaching the MLS?

Most of them. We tracked 377 builder-direct sales in Ave Maria in the Collier County deed record in the twelve months to August 2026, against 175 resales, and many builder closings are sold directly from sales centers without an MLS listing. A buyer or appraiser who looks only at the MLS sees a much thinner market than the one that exists.

Which Builders and Communities Are Selling New Homes in Ave Maria?

Four builders are selling new homes in Ave Maria in September 2026: Pulte and Lennar at Gatherpoint, CC Homes at Maple Ridge, Del Webb at Del Webb Naples for buyers 55 and older, and Lennar at The National, where only coach homes and Terrace condominiums remain. Pulte's Avalon Park sold out in September 2026.

Gatherpoint by Pulte

Gatherpoint is Ave Maria's newest village, a gated community of 947 planned homes off Anthem Parkway next to Ave Maria Elementary, launched in January 2026. Pulte offers four series: Townhome from $279,990, Vista attached villas from $299,990, Distinctive single-family from $385,990 and Echelon single-family from $469,990, up to the Upton at $739,990 with six or seven bedrooms. Pulte describes it as a gated gas community, with natural gas for its single-family homes and villas but not its townhomes, and a private amenity campus with a resort-style pool, pickleball, a fitness center and a dog park. Its sales center is at 4649 Valiant Lane.

Gatherpoint by Lennar

Lennar builds single-family homes on its side of Gatherpoint in two collections: the Americana Series from $297,999, three to six bedrooms, and Executive Homes from $369,999. On September 26, 2026 Lennar listed nine quick move-in or under-construction homes there from $347,999 to $560,485. Lennar's payment estimator showed an approximate association fee of $437.91 a month on Americana homes and $443.84 on Executive homes, with district figures shown separately, and its estimated payments assume Lennar Mortgage financing.

Maple Ridge by CC Homes

CC Homes calls Maple Ridge Ave Maria's best-selling neighborhood. It offers 18 one- and two-story plans in four collections: Silverwood Vista from $334,990, Cove from $400,990 on 45-foot lots, Captiva Garden from $474,990 on 55-foot lots, and Capistrano Estate from $545,990 to $674,990 on 65-foot lots, with casita options on the larger plans. Del Webb Naples

Del Webb Naples is Ave Maria's 55-plus community, planned for 2,449 homes at build-out. Del Webb offers 17 plans in four series, from Vista villas at $299,990 through Echelon single-family homes up to the Layton Grande at $874,990. Amenities include the 12,000-square-foot Oasis Club, the Grand Hall, a resort pool, 12 pickleball courts and optional golf at Panther Run. Its sales center is at 6231 Liberty Street. The National by Lennar

The National is Lennar's guard-gated golf community around a Gordon Lewis course, now in its final inventory. Lennar lists its Executive single-family homes and Veranda condominiums as sold out; Arrowhead and Bay Creek coach homes from $349,999 and Terrace condominiums from $256,862 remain, with quick move-in coach homes offered below base. Avalon Park by Pulte: sold out

Pulte's Avalon Park page reads "We're Officially Sold Out!" as of September 2026, after Pulte reported only 14 home sites left in April. Pulte's last published prices started at $439,990. From here on every Avalon Park home is a resale. See our Avalon Park guide.

Checked and not found selling new homes

Emerson Park, Hampton Village and Coquina at Maple Ridge are built out, with no current builder page. We found no builder or official page for new homes at Middlebrooke or The Residences at La Piazza, so we do not list them as selling.

How Does Ave Maria Work as a Master-Planned Community?

Ave Maria is a master-planned town developed by Ave Maria Development, a partnership rooted in Barron Collier Companies and the university's founder, with one Stewardship District for infrastructure, one Master Association for town-wide common areas, and a separate association for each village. The developer's site lists four builders today and new homes from the low $200s to the $800s.

The developer reports more than 5,500 homes sold as of August 2026 and plans for up to 14,000 at build-out in its latest description, while the county's June 2026 approval raised the maximum to 17,738. Those numbers come from different documents; we cite each with its date.

Every village shares the town center around the Oratory, the water park, North Park's sports fields, the public elementary school and the university. What differs is the builder, the village association and its amenities, the age rule and the price. Our Ave Maria community guide covers the town in full.

Do You Need Your Own Agent to Buy New Construction in Ave Maria?

You do not need one, but you should have one, and it usually costs you nothing: Ave Maria's builders work with outside buyer's agents who register the buyer on the first visit, and the builder's price does not rise because an agent is involved. Without one, the only professional advising you in the sales center is paid by the builder.

What Florida law says about representation

Under section 475.278 of the Florida Statutes, a Florida real estate licensee is presumed to work as a transaction broker unless you agree in writing to a single-agent relationship. Since August 17, 2024, the NAR settlement practice changes require a written agreement with your agent before touring, stating the agent's compensation. On a new home the builder commonly pays that compensation, and we write it into the agreement.

The first-visit rule

Builders typically require your agent to register you, or to accompany you, on your first visit to their sales center; a buyer who visits alone or registers on the builder's website first can lose the right to representation paid by the builder. Each builder's policy is its own and can change, so call us before you visit any Ave Maria model.

What your agent does on a new home

  • Compares plans, lots and incentives across all four builders and against recent resales.
  • Reads the purchase agreement, addenda, deposit and delay terms, and district and association disclosures with you.
  • Compares the builder's lender offer with at least one outside quote.
  • Arranges independent inspections before drywall and before closing.
  • Tracks the construction schedule and the builder's punch list through the final walk-through.

How Are New-Construction Deposits Protected in Florida?

Florida's section 501.1375 gives the buyer of a new one- or two-family home the right to have all deposit funds, up to 10 percent of the purchase price, placed in an escrow account with a bank, attorney, licensed broker or title company, and every builder contract must say so in conspicuous type. You can waive the right in writing, and a builder can use escrowed funds for construction only under the statute's surety-bond or loan conditions.

Read the deposit terms before you sign

Builder contracts set the deposit amount, when it is due, whether it is refundable, and what happens if you cannot close. A deposit above 10 percent of the price, or one paid toward options and upgrades, is not covered by the escrow right in the same way. We read those terms with you and ask the builder in writing where your deposit is held.

Condominiums are different

A new condominium, such as a Terrace unit at The National, is sold under Florida's condominium act, with its own deposit escrow and disclosure rules and a separate right to cancel after receiving the developer's documents. Read the prospectus and the budget before your cancellation period ends.

What Do the Stewardship District, HOAs and Impact Fees Add to an Ave Maria New Home?

Three costs come with every Ave Maria new home beyond its price: the Stewardship District assessment on the tax bill, $1,616.98 to $2,531.25 a year for a single-family home in 2025-2026, the village and master association dues, and Collier County's impact fees, which the builder pays at permit and builds into the price. The district and association costs continue every year you own the home.

The Stewardship District

The Ave Maria Stewardship Community District was created by the Florida Legislature in 2004 by special act and operates as an independent special district. It issued bonds to build the town's roads, water management, water and sewer and other infrastructure, and it assesses every home a flat annual charge on the county tax bill for operations and for the bond series that financed that home's lot.

The operating and reserve charge rises from $841.98 to $984.20 per home in the proposed 2026-2027 budget, a $142.22 step-up that every home pays. A new lot in a newer phase may carry a newer bond series than any shown here; Lennar's Gatherpoint estimator shows district figures of $1,673.98 and $2,441.98 a year, which we confirm against the district's own schedule for the lot you choose.

Why the district is not a CDD

Florida's general community development district statute, chapter 190, includes a buyer disclosure in section 190.048. Ave Maria's district was created by its own special act and operates under chapter 189, so the chapter 190 disclosure does not apply by its terms. Ask the builder for the district's assessment disclosure for your lot, and read the district's budget, which it publishes online.

Association dues

Each village has its own association, and every Ave Maria home also belongs to the Ave Maria Master Association. Lennar's 2026 fee sheets list the Master Association at $812 a year at The National, and Lennar's Gatherpoint estimator shows association fees of about $438 to $444 a month. Pulte, Del Webb and CC Homes do not publish their dues on their websites, so we get the current budget from the sales center before you sign. In a new village the builder usually controls the association board until turnover, so the budget can change once owners take over.

Impact fees

Collier County charges impact fees on new homes at building permit for roads, schools, parks, libraries, jail, emergency services and general government, paid by the builder and included in the price. The county's schedule effective February 1, 2026 is published online; whether the county's water and sewer fees apply in Ave Maria, which has its own utility, is a question for the builder.

The first-year tax trap

A new home's first tax bill is often based on the land alone, or a partly built home, because the county values property as of January 1. The next year's bill reflects the finished home at full value. Budget from the finished home's value plus the district assessment, not from the builder's first-year estimate.

Are Builder Incentives and Preferred-Lender Rates Worth It?

Builder incentives in Ave Maria are worth taking when they lower your total cost, not just your rate: a reduced rate through the builder's affiliated lender is usually paid for from the same incentive budget that could have reduced the price or covered closing costs. Compare the total cost both ways, and get at least one outside loan quote.

What the builders were advertising on September 26, 2026

  • Pulte, Gatherpoint: up to $17,000 off select move-in-ready homes through September 28.
  • Del Webb, Del Webb Naples: up to $90,000 off select move-in-ready homes through September 28, and a $2,000 incentive for Hometown Heroes.
  • CC Homes, Maple Ridge: a complimentary Tesla Model 3 with a contract from August 15 to September 30, and unpublished savings for veterans, nurses, first responders and teachers.
  • Lennar: estimated payments shown with Lennar Mortgage; a fall promotion on Lennar's regional page named other communities, so ask whether it applies in Ave Maria.

What the fine print says

Pulte's disclosure reads that you are not required to finance through Pulte Mortgage to buy, but use of Pulte Mortgage is necessary to receive its rate offers. Federal law prohibits a seller from requiring you to buy title insurance from a particular company as a condition of sale, and prohibits kickbacks for referrals of settlement business. A builder may still tie a specific incentive to its lender or title company; we price the incentive against the alternatives.

Buydowns in plain terms

A permanent rate buydown lowers the rate for the life of the loan; a temporary buydown lowers the payment for a year or two, then it rises. A rate offer on a move-in-ready home often expires when the incentive does. Get the loan estimate in writing and compare the APR, not just the rate.

What Warranty Comes With a New Home in Florida?

Ave Maria's builders give their own written limited warranties, typically covering workmanship for a year, systems for a shorter period and structural components for up to ten years, and Florida law adds a pre-suit notice process for construction defects under chapter 558 and a seven-year outside limit for most defect lawsuits under section 95.11. Read the warranty booklet before you sign; it often limits other remedies.

The builder's warranty

Each builder's warranty is a contract document with its own coverage, exclusions and claim process. Ask for the booklet during your review, note what is excluded, and calendar the deadlines for the one-year walk-through.

Florida's construction-defect process

Chapter 558 of the Florida Statutes requires a homeowner to give the builder written notice of a claimed construction defect and a chance to inspect and offer to repair or pay before filing suit. Under section 95.11, an action founded on the construction of an improvement to real property must be filed within seven years of the certificate of occupancy, even for a latent defect.

What the law does not cover

Section 553.835 of the Florida Statutes bars implied-warranty claims against a builder for damage to off-site improvements, such as roads and drainage outside your lot. Those are the district's and associations' domain.

Should You Get Independent Inspections on a New Build?

Yes. An independent inspector hired by you, not the builder, can check the framing, windows, roof and mechanical rough-ins before drywall, when defects are easy to see and fix, and the finished home before closing. County inspections confirm code minimums; they are not a quality review on your behalf.

When to inspect

  • Pre-drywall: framing, window and door installation and flashing, roof sheathing and underlayment, plumbing and electrical rough-in.
  • Pre-closing: a full inspection before the builder's final walk-through, so every item goes on the punch list.
  • Eleven months: a warranty inspection before the one-year workmanship coverage ends.

Ask about access first

Some builder contracts limit when outside inspectors may enter the site. We ask for inspection access in writing before you sign.

How Long Does It Take to Build, and What Are Spec, Quick Move-In and Build-to-Order Homes?

A build-to-order home in Ave Maria takes months from contract to closing, depending on the builder, plan and season; a quick move-in or spec home is one the builder has already started or finished and can close in weeks. On September 26, 2026 the builders' sites listed quick move-in homes in every active village.

Build-to-order

You choose the lot, plan, elevation and options, sign the builder's contract and pay the deposit, and the builder schedules construction. The builder's contract sets the estimated completion date and what happens if it slips.

Quick move-in and spec homes

The builder chose the options and started construction without a buyer. These homes often carry the largest incentives, because the builder wants them closed. On September 26, 2026, Del Webb listed move-in-ready homes such as a Prosperity at $454,990, marked down from $545,290, and Pulte listed a Gatherpoint Cedar at $495,225 against a $385,990 base plan price, the difference being the lot and options already built in.

Model homes

Builders sometimes sell furnished models when a phase closes out, often with a lease-back to the builder until the sales center moves. Read the lease-back terms and the condition of the home carefully.

New Construction or Resale in Ave Maria: Which Should You Buy?

Choose new construction in Ave Maria when you want the newest plan, a builder warranty and current features and can accept a builder's contract and timeline; choose a resale when you want a lower median price, a finished street, mature landscaping, a village that is sold out, or a quick close under the standard Florida contract.

What We Could Not Verify, and Exactly Where You Get It

We could not confirm the items below from an official document online in September 2026. We leave them out of the page's figures rather than guess, and each one is settled by a document you can ask for before you sign.

Pulte, Del Webb and CC Homes association dues

These builders do not publish village dues on their websites. Ask the sales center for the current association budget and the disclosure summary required by section 720.401.

The Ave Maria Master Association fee outside The National

Lennar's fee sheets list the Master Association at The National; other builders do not publish it. The association budget and estoppel certificate at closing confirm the figure.

Gated status at Del Webb Naples and Maple Ridge

We did not find a builder statement of whether these villages are gated. Ask the builder or visit.

Golf membership fees

Panther Run golf at Del Webb Naples is optional, and Lennar describes bundled social memberships at The National; neither builder publishes a current golf fee schedule. Ask for the club's fee sheet.

Builder deposit amounts

Builders set deposits in their contracts, and none of the four publishes a standard deposit. The purchase agreement states yours.

Water and sewer impact fees

Whether Collier County's water and sewer impact fees apply in Ave Maria, which has its own utility, is not stated in the builders' materials. The builder's price breakdown or the Ave Maria Utility Company answers it.

Middlebrooke and The Residences at La Piazza

We found no builder or official page offering new homes in either. Ask the developer's welcome center for their status.

Gatherpoint's bond series

Gatherpoint's lots may carry a bond series newer than any in the district's 2025-2026 schedule. The district's current assessment methodology report and the builder's disclosure for your lot state the amount.

What is Gatherpoint?

Ave Maria's newest village, a gated community of 947 planned homes next to Ave Maria Elementary, launched in January 2026, with Pulte and Lennar building.

Does Gatherpoint have natural gas?

Pulte describes Gatherpoint as a gas community, with natural gas for its single-family homes and villas but not its townhomes.

What does the Stewardship District cost?

$1,616.98 to $2,531.25 a year for a single-family home in 2025-2026, depending on the bond series, with a $142.22 increase proposed for 2026-2027.

Is the Ave Maria Stewardship District a CDD?

No. It was created by a special act of the Florida Legislature in 2004 and operates as an independent special district, not under the general CDD statute, chapter 190.

Will my district assessment go away?

The bond portion ends when the series that financed your lot is paid off; the operating portion continues. The district's budget shows each series.

What are HOA fees for Ave Maria new homes?

Lennar's Gatherpoint estimator showed about $438 to $444 a month in association fees on September 26, 2026. Other builders do not publish their dues, so ask for the budget.

A common builder warranty structure: one year for workmanship, two years for systems and ten years for major structural components. Read your builder's booklet for its exact terms.

Section 95.11 generally bars an action founded on construction more than seven years after the certificate of occupancy, and chapter 558 requires written notice to the builder first.

Do I need an inspection on a new home?

Yes. A pre-drywall inspection and a pre-closing inspection by your own inspector catch defects while they are easy to fix. County inspections check code minimums only.
