Buying a home in Treviso Bay, the gated, all-ages golf community of 1,431 homes on the north side of US 41 East in East Naples, Collier County, Florida 34113, means buying into three layers at once: the Treviso Bay Property Owners Master Association, which bills every home $7,420 a year for 2026; the Treviso Bay Golf Club, which bills $5,350 a year only to the 825 homes whose deeds carry golf; and the Wentworth Estates Community Development District, whose assessment rides on the county tax bill. Buying a home in Treviso Bay takes four things most Naples purchases do not: confirming golf status from the recorded deed before the offer, budgeting $15,799 or $8,299 in association charges at closing, adding a CDD line the MLS leaves out, and, in the condominiums, a second association, a second estoppel and, in the terraces, a structural study.

Everything below comes from the Master Association’s published fee sheets from 2024 to 2026, its 2024 and 2025 owner FAQs and its February 2025 rules, the recorded Master Declaration, Golf Club Declaration, condominium declarations and golf supplements, the district’s adopted budget and audited reports, the Southwest Florida MLS pulled September 23, 2026, and FEMA’s flood records. Where the public record stops, this page says so and names the document that holds the answer.
Treviso Bay has one gatehouse, on Treviso Bay Boulevard off US 41 East, and the clubhouse at 9800 Treviso Bay Boulevard, Naples, FL 34113. Behind the gate are twelve principal neighborhoods, twelve different purchases, plus five smaller single-family streets:
Vercelli, Italia, Ponte Rialto, Siracusa and Lipari are the five smaller single-family streets. Every neighborhood has its own section, with a link to its own page, further down.
Every home sits under the Master Association, a Chapter 720 homeowners association, and inside the Wentworth Estates CDD, a Chapter 190 special district. Golf homes add the golf club. Terrace, veranda and coach-home owners add a Chapter 718 condominium association with its own budget, manager and rules; sixteen of them run the attached product. The practical difference: one estoppel on a house, two on a condominium, and a separate tax-bill line on both.
Five absences decide purchases here. There is no way to buy golf onto a non-golf home: “There are NO additional Golf memberships available at Treviso Bay,” per the Master Association. There is no marina, dock or Gulf access inside the gate. There are no short-term rentals: leases run at least 30 days, no more than four a year. There is no age restriction; Treviso Bay is all ages, not 55-plus. And there is no new construction left: the community is built out.
Treviso Bay is entitled for 1,450 homes and built out at 1,431, the count the Master Association and the county’s parcel records share. The last homes, on Montiano Drive, were finished in 2025. There are no builder lots, phases or incentives left, so no new construction will compete with a resale inside the gate; the competition for your purchase dollar comes from other resales and from communities still building along US 41 East.
Four name traps are worth knowing before you search. The Peninsula is Montiano Drive; Ponziane is Corso Bello Drive, the road you drive to reach it. Neighborhood names such as Marquesa Royale and Ventana belong to Lely Resort, not Treviso Bay, however often they appear in summaries. Other Naples communities share the names Venezia and Via Veneto. And “TPC Treviso Bay” is a PGA TOUR brand license; the club is Treviso Bay Golf Club, Inc.

Two 2026 fee sheets sit on the club’s server, one without the $200 set-up fee; golf is recorded parcel by parcel and elected by buyers in The Peninsula; the MLS fee field leaves out the CDD; sixteen condominium associations publish no dues; and several buildings sit a few hundredths of a foot below today’s base flood elevation. What we owe you is specific: golf status confirmed by estoppel, both estoppels requested the day the contract is signed, the condominium package and structural study requested by name, the elevation certificate for the building, and a carrying cost built on the bill you will pay.

In the last 12 months we tracked every Treviso Bay closing in the MLS: 82 closings, 28 active listings and five pending on the development. We assigned each closing to its neighborhood by street and building, checked it against the recorded plat or condominium, and marked its golf status from the recorded declarations and supplements our neighborhood guides cite.
Every figure on this page describes the Treviso Bay market, not McGreevy and Comisar. A buyer deciding what to offer on an Avellino veranda needs the Avellino record, not an agent’s scoreboard, and when we sit down with you we show the source line for every figure we use.
The MLS counts only homes listed through it, and it files some homes under the wrong marketing name: a Piacere Way home under Italia, a Napoli Lane house under Di Napoli, and Di Napoli’s two condominiums under one name. The county’s recorded sales include transfers never listed, such as a Prima Way home recorded at $1,485,000 in June 2026. We use the MLS for time on market and sale to list, the recorded documents for what each home is, and both for what sold.
A median of three sales is not a market. Where a Treviso Bay neighborhood recorded fewer than ten MLS closings in twelve months, we widen the window to 24, 36 or 60 months until it reaches ten and say which window every figure uses. Where even 60 months does not get there, as in Bella Firenze, Italia, Ponte Rialto, Siracusa and Lipari, we list the sales themselves.
The Treviso Bay market is active, and it is three markets. The Southwest Florida MLS recorded 82 closings in the trailing twelve months, $75,307,000 in volume, a median 46.5 days on market and a median sale to list of 96.16 percent, against 28 active listings, about 4.1 months of supply, most of them terraces.

Even-count medians are the mean of the middle pair: $477,000 from $475,000 and $479,000; $787,500 from $775,000 and $800,000; $2,062,500 from $2,050,000 and $2,075,000; $570,000 from $567,500 and $572,500. Months of supply is our arithmetic on the MLS counts.
The median Treviso Bay closing gave up about 3.8 percent from list. For a buyer that means room to negotiate on a well-chosen home, not a discount on every home: a veranda or coach-home seller kept a median 97.41 percent, and seven homes of the year sold on the day they listed. Where a home has sat, as 13 of 18 active terraces had for more than 100 days, the room is wider.
Single-family buyers paid a median 94.59 percent of list, the most room in the gate, because house buyers negotiate on roof, openings, pool equipment, flood margin and insurance. Terraces took the longest, a median 54.5 days, because a buyer can choose among six or seven listings of the same three Lennar plans. Plan your offer to the product.

Five more were pending: a Trevi unit at $419,000, an Avellino unit at $510,000, a Di Napoli coach home at $975,000, a Bella Firenze home at $2,250,000 and a Montiano Drive home at $3,385,000. Twenty-four of the 28 active listings asked less than $600,000, and only one sat between $600,000 and $1,450,000.
This is a public record sale from the Southwest Florida MLS, not a McGreevy and Comisar transaction. On September 11, 2026 an Alberi Acqua unit of 1,194 square feet of living area closed at $610,000, the highest terrace closing of the year, entered as a sold data entry without a days-on-market figure. Alberi Acqua’s other ten sales of the year ran $460,000 to $595,000.
For a terrace buyer the lesson is that the top of the range exists and the median is the market: Alberi Acqua’s median was $500,000, Giaveno’s $480,000 and Trevi’s $407,500 on the same plans. A buyer who wants golf at a terrace price looks at Giaveno and Alberi Acqua; a buyer who wants the lowest yearly bill looks at Trevi, where golf is not an option at any price.
The year’s lowest MLS closing was a Trevi Antonia at $372,500 in December 2025; the highest was a Montiano Drive home in The Peninsula at $3,100,000 in July 2026, with another at $3,050,000 in April. The county record shows higher sales on Montiano, including $4,400,000 in January 2025, per our Peninsula guide. Treviso Bay spans more than eight times from bottom to top inside one gate, which is why a buyer chooses the neighborhood before the house.

April 2026 alone recorded 12 closings. Contracts run ahead of closings by weeks, so the busiest contract months are late fall through early spring. A buyer who is financed and known to listing agents before December hears about a terrace or coach home first.
A home in Treviso Bay costs from about $400,000 for a Trevi terrace to more than $3 million on Montiano Drive. The Southwest Florida MLS twelve-month medians ran $407,500 in Trevi, $480,000 in Giaveno and $500,000 in Alberi Acqua, and every other neighborhood’s figure below uses the first window that reaches ten sales or lists the sales.

Per-foot figures use the living area the listing agent entered, the median of each sale’s own ratio. The twelve-month column is the freshest evidence; the widened median is the most reliable. Where they disagree, as on Via Veneto, recent sales usually say more about today.
Treviso Bay closed 82 homes through the MLS in twelve months at a 96.16 percent median sale to list, and only 28 were for sale on September 23, most of them terraces. Our count of the 82 closings. Half the year’s sales were under $750,000, and a buyer with a budget between $1 million and $2 million had 13 sales to learn from and, on September 23, three active houses to choose from.
The community’s median was $414.98 per square foot of living area, but neighborhoods ranged from $322 in Trevi to $910 in The Peninsula. The same Lennar terrace plans ran $322 in non-golf Trevi and $398 to $406 in golf-bundled Giaveno and Alberi Acqua; the same coach-home plans ran $351 in Casoria and $453 in Di Napoli. Use the per-foot figure only inside a neighborhood, never across one.
The terrace median was $540,000 in 2022 and is $480,000 in 2026 to date; Trevi’s fell from $535,000 to $402,500 over the same years. Veranda and coach-home medians climbed from $601,000 in 2022 to $765,000 in 2025. A terrace buyer is buying below the 2022 level, in the same years Florida’s condominium reserve and inspection laws tightened; a coach-home buyer is paying for scarcity that has grown.
On the 1,883 square foot lower coach-home plan, golf homes in Coach Homes I sold at $825,000, $980,000 and $1,129,000 in the last twelve months, while the same plan in non-golf Casoria sold at $620,000 and $660,000. Our Casoria guide measured the matched-plan gap at about $274,375 since 2022. The golf buyer pays that premium plus $5,350 a year and a $7,500 golf contribution; the non-golf buyer keeps the savings and plays the course from May to October at applicable fees.
The Treviso Bay neighborhood that fits you depends on four answers: whether you will golf, whether you want a condominium or a house, how many stairs and cars you have, and whether you will ever lease. Trevi at Treviso Bay is Terrace VII, VIII, IX and X, eight four-story buildings on Trevi Court built by Lennar from 2016 to 2019, and the recorded declarations say golf is not appurtenant to any unit. It is the least expensive way into Treviso Bay, at a $407,500 twelve-month median and about $14,700 to $15,400 a year before tax and insurance, and it has the most choice, with seven listings on September 23. First floors sit 8.04 to 8.19 feet against an 8-foot base flood elevation, and milestone inspections are not due until 2041 to 2044. Choose Trevi for the clubhouse and pools at the lowest bill, and play the course from May to October.
Giaveno at Treviso Bay is Terrace IV, V and VI, 180 golf-bundled units in six four-story buildings built 2015 to 2017. The twelve-month median is $480,000 and the true carrying cost about $20,190 to $21,200 a year. Four of the six buildings have 2025 and 2026 re-roof permits, and all six sit 0.06 to 0.26 feet below today’s base flood elevation, per its guide. Terrace IV caps pets under 25 pounds and leases at four a calendar year. Choose Giaveno for private-season golf without a house.
Alberi Acqua at Treviso Bay is Terrace I, II and III, 180 golf-bundled units in six four-story buildings on Acqua Court, built 2012 to 2014. It carries the highest terrace median, $500,000, and about $20,800 to $22,100 a year in carrying cost. Its milestone inspections come first, at the end of 2038 and 2039, so the association’s structural study and funding plan matter more here than anywhere. All three associations moved to one manager in September 2026. Choose Alberi Acqua for golf and the longest-established terrace address, and read the reserve study first.
Avellino at Treviso Bay is Veranda II, III and IV, 144 two-story units on Avellino Way with a detached one-car garage each, built 2015 to 2017, none with golf. The 24-month median is $566,250 and the carrying cost about $16,600 to $16,900 a year. Two stories puts it outside the milestone and structural study laws. Four buildings have first floors 0.06 to 0.26 feet below today’s base flood elevation. Choose Avellino for a garage, a two-story building and a lower bill.
Venezia at Treviso Bay is Veranda I, 60 units in five two-story buildings on Venezia Circle, built 2013 and 2014, where golf is recorded by building: 9836, 9840 and 9844 Venezia Circle are golf members, 9828 and 9832 are not. Golf units sold at $695,000 to $834,000 in the last twelve months; the only active listing was a non-golf unit at $525,000. Venezia owns its own pool, per its guide. Choose the building before the unit, because it decides the price, the bill and the course.
Casoria at Treviso Bay is Coach Homes II, 68 two-story coach homes on Casoria Court, recorded without golf. Lower units have a two-car garage and upper units a larger plan with a tandem garage. The 36-month median is $754,000 and the carrying cost about $18,140 a year. Its guide records original 2015 to 2017 roofs on every building and 8 of 17 buildings with first floors just below today’s base flood elevation. Choose Casoria for coach-home space at about $300,000 less than the golf twin.
Di Napoli at Treviso Bay is Coach Homes I, 116 golf-bundled Lennar coach homes built 2012 to 2015, plus Di Napoli, a Condominium, 12 larger Taylor Morrison homes of 2008 without golf. The 24-month median is $1,065,000, and Coach Homes I carries about $23,100 a year. Every Di Napoli building point maps in shaded Zone X on the 2024 map, the flood advantage in the gate, though four south-row footprints clip an AE edge. Choose Di Napoli for golf, a coach-home plan and the lowest flood exposure among the condominiums.
Via Veneto at Treviso Bay is 47 fee-simple homes on Veneto Place and Veneto Lane, 12 attached villas of 2007 to 2009 and 35 detached Lennar homes of 2012 to 2014, 0.03 to 0.17 miles from the gatehouse. Golf is on 42; five villas have none. No first floor sits below today’s base flood elevation, and the neighborhood’s covenants cap leasing at two a year. Recent sales, $1,050,000 to $1,275,000, sit below the 2024 peak. Choose Via Veneto for a house near the gate at the lowest single-family entry.
Pavia at Treviso Bay is 51 golf-bundled Lennar homes on Piacere Way and 11 estate homes on Pavia Court, where ten lots carry a recorded golf joinder. The 60-month median is $1,350,000, and a Piacere Way golf home carries about $19,259 a year. Pavia Court’s 2006 covenants, still of record, cap leasing at two a year, require 4,000 square feet and require gas appliances, and 8 of its 11 houses have first floors below today’s base flood elevation. No home in the plat touches the course. Choose Piacere Way for a golf house near $1.3 million.
Ponziane at Treviso Bay is 34 golf-bundled Lennar homes on Corso Bello Drive, built 2016 and 2017, with Lipari Court’s 28 homes in the same 2006 plat. The 24-month median is $2,570,000 and the carrying cost about $20,600 a year. Corso Bello first floors sit 7.65 to 8.61 feet against an 8-foot base flood elevation. There is no neighborhood association, but 2006 covenants still of record limit leasing to two a year. No Corso Bello home was listed on September 23. Choose Ponziane for a golf house at the top of the Lennar range.
Bella Firenze at Treviso Bay is 55 Lennar pool homes on Firenze Circle and Firenze Drive, built 2014 and 2015, all golf-bundled by one recorded supplement; homes back onto preserve, an interior lake or a perimeter lake, none onto the course. Eight MLS sales in five years ran $2,050,000 to $2,675,000, and 24 of the 55 homes have never resold. Every surveyed first floor is at or above today’s base flood elevation. Choose Bella Firenze for a private pool, golf membership and patience.
The Peninsula at Treviso Bay is 54 homes on Montiano Drive, Court and Place, built 2017 to 2025 by Sunwest Custom Homes and Imperial Homes of Naples, with 30 permitted under the 2020 Florida Building Code. The 60-month median is $3,082,000. Golf was optional here, with memberships reserved for buyers who elected them, so each home’s status comes from its estoppel. Choose The Peninsula for the newest construction and the top of the range, and confirm golf in writing.
Vercelli Court and its Napoli Lane homes reach ten sales only over 60 months, at a $1,470,000 median; Italia Way’s MLS record since 2022 holds seven closings under that name, one actually on Piacere Way, from $1,450,000 to $2,422,500; Rialto Drive’s six ran $1,250,000 to $1,500,000; Siracusa Court’s three $1,300,000 to $1,960,000; and Lipari Court’s four $2,450,000 to $3,450,000, where 19 of 28 lots carry a recorded golf joinder. It costs about $13,300 to $23,100 a year, before property tax and insurance, to own in Treviso Bay, per our neighborhood guides: the $7,420 Master Association line and $750 food minimum on every home, $5,350 on golf homes, a lawn line or condominium dues, and a CDD line of $2,288.83 to $5,105.46 on the tax bill.

The operations line has a published cap of $1,799.06 per unit, about $300 of headroom, and it continues after the bonds retire in fiscal year 2037. The golf course itself pays no district debt assessment. A parcel’s payoff amount, if prepayment is an option, comes from the district manager, not from a web page.

Every owner’s master privileges include the 64,000 square foot clubhouse and its dining, Villa Rilassare’s pools, fitness center, studios and spa, five satellite pools, tennis, pickleball, bocce and beach volleyball, bulk cable and internet, the gate and common-area upkeep. Golf homes add the course from November through April, the practice facility and TPC Passport access. Carts are billed separately from dues, per the club’s own documents. Not included: property tax, insurance, per-round cart charges and condominium dues.
The Master Association keeps a statutory reserve sized by a reserve study and a non-statutory reserve seeded with $138,600 in 2019, held, in its words, “to avoid the need for special assessments,” and the club says its 2027 clubhouse refresh needs “No additional member assessments.” We found no special assessment on the public record for the Master Association, the golf club or any sub-association, which is an absence of evidence. Your estoppel is the document that answers it for your home.
Treviso Bay’s condominiums come in a handful of repeated Lennar plans, so a buyer can compare the same plan across neighborhoods and golf status. In the last twelve months the 1,194 square foot terrace plan sold at a $375,000 median in non-golf Trevi and $479,000 in golf-bundled Giaveno and Alberi Acqua.

Grouped by the living area the MLS entry shows, which matches the county plan sizes on nearly every sale; a few entries at other sizes are left out. The gap is our arithmetic. It is widest on the smallest plan, where the $5,350 golf line is the largest share of the yearly bill.
A buyer who wants golf pays roughly $55,000 to $104,000 more for the same terrace plan, then $5,350 a year more, in exchange for the course from November to April. A buyer who does not golf gets the same floor plan, the same clubhouse and pools and the same Lennar construction for less at Trevi, with the newest terrace buildings in the gate. Neither is the better buy in the abstract; the table tells you what the choice costs.

Every veranda unit has one assigned detached one-car garage. On the same Diangelo and Arabella plans, the golf buildings of Venezia sold roughly $200,000 above Avellino, which is the golf line and Venezia’s smaller, older building group, priced together.

Lennar sized the Florence at 1,741 and the Verona at 2,110 square feet; the MLS entries show the areas above. The lower unit sits on the first floor with a two-car garage; the upper unit’s larger plan sits on the second floor. The golf line decides most of the price; the floor decides the rest.
Di Napoli, a Condominium is 12 larger homes built by Taylor Morrison in 2008, with no golf under its declaration. Its two twelve-month MLS sales were $1,075,000 for 2,463 square feet and $1,200,000 for 3,337 square feet. Its guide records a 2018 re-roof. For a buyer who wants condominium living at the size of a house without golf, it is the only product of its kind in the gate.
Lennar built most of the single-family streets from 2012 to 2017, with plan names that repeat across them: our guides record the Nina, Victoria, Sophia and Isabella on Piacere Way and the Victoria, Sophia and Isabella on Via Veneto, while The Peninsula’s homes are Imperial and Sunwest custom builds and Corso Bello’s are later Lennar homes. The same 2,818 square foot plan closed at $2,050,000 on Firenze Circle and at $2,500,000 to $2,590,000 on Corso Bello Drive in the last twelve months. On a house, the street prices the plan.

Confirm the parking and storage assignment for any condominium unit in its declaration and on the estoppel. A buyer with two cars and a golf cart should choose the product before the view.
Treviso Bay prices rose sharply from 2021 into 2022 and then split by building type: terrace medians eased back from 2022, veranda and coach-home medians climbed into 2025, and single-family medians moved street by street. Across five years the Southwest Florida MLS recorded 406 closings.

The single-family row moves with which streets sold in a given year, so read it street by street. The terrace row is the cleanest trend in the gate, and it is lower in 2026 than in 2022.

Several yearly counts are under ten, so read direction rather than exact percentages. For a buyer, the point is simple: a terrace bought today is priced below the 2022 level, in a period when Florida’s structural study and reserve laws raised the cost of owning four-story condominiums statewide.
Our neighborhood guides measured resales against Lennar’s original prices: the median Trevi resale about 90 percent above its 2016 to 2019 price, Avellino resales since 2025 about 115 percent above their 2015 to 2017 prices, and Corso Bello resales about 135 percent above theirs after a median hold of 7.2 years. Early owners have large gains, which is one reason many sell without pressure and some list above the evidence.
On a terrace, offer from the last twelve months, not the five-year average, and weight the association’s structural study and dues as heavily as the view. On a coach home or veranda, expect less room: sellers kept a median 97.41 percent of list. On a house, read the street’s own last three to five sales, and expect a seller who remembers 2024.

The $7,500 gap between the two totals is the golf contribution alone, and it follows the deed, not the neighborhood name, the price or the street.
Two 2026 fee sheets sit on the club’s server. They are identical except that the May 11, 2026 revision adds the $200 post-closing set-up fee. A lender’s estimate built on the earlier edition is $200 short, which is small money and a useful test of whether the person preparing your estimate opened the current document.

The golf contribution rose about 87.5 percent in two years, our arithmetic on the association’s sheets. A buyer who compares an older listing’s figures with today’s should use the 2026 revision.
Every Treviso Bay closing pays a $250 Rookery Bay fee. The fee sheet does not explain it; our neighborhood guides trace it to the restated Master Declaration, which directs a Rookery Bay environmental grant fee to the reserve’s resource management. It is a small line with a real purpose, and worth recognizing on your settlement statement.
Neither contribution is a deposit, and neither is refunded when you sell. The club styles its buy-in a “Golf Club Capital Contribution,” and its published documents contain no refund, redemption or equity-transfer provision. Your buyer, when you sell, pays the contributions again. A buyer who cares about the equity question should read the recorded Golf Club Declaration before closing, which is the instrument that would settle it.
Golf membership at Treviso Bay is deeded to the property, not sold to the owner. The Master Association’s 2025 FAQ says 825 of the 1,431 homes carry bundled golf and that “There are NO additional Golf memberships available,” so a buyer whose home lacks golf cannot purchase it later, and a golf home’s buyer takes it with the deed.

“Can I buy into the golf membership? No, Treviso Bay TPC Golf Membership is private and exclusive to the properties that have been selected by the developer,” the FAQ continues. The recorded declarations and supplements show the pattern: every Giaveno, Alberi Acqua, Coach Homes I, Corso Bello, Bella Firenze and Piacere Way home is golf-bundled; no Trevi, Avellino, Casoria or Di Napoli, a Condominium unit is; Venezia splits by building; Via Veneto, Pavia Court and Lipari Court split by lot; and in The Peninsula golf was elected by buyers.
There is exactly one reliable way, and it is not the listing sheet: the estoppel certificate from the Master Association office, which states golf status with the dues and balances, or the recorded Golf Club Declaration and its supplements at the Collier County Clerk. We confirm it before an offer goes in, because a wrong answer costs $7,500 at closing and $5,350 every year after.
The club’s membership guide names one individual per golf home as the member, with a spouse and children 21 and under who live in the home entitled to use the course. Adult children over 21 have a family guest pass that does not include golf. Co-owners who are not spouses designate one primary occupant, and the same applies to a trust or company owner. If two friends buy a golf home together, only one is the member.
The club states that “TPC Treviso Bay is Private to Members Only November 1st through April 30th.” From May through October, the Master Association says, non-golf owners may play the course at applicable fees, subject to annual change. The course also closes for maintenance on published dates in summer and early fall and on Tuesdays, per the club’s hours page.
TPC is a PGA TOUR brand license; Treviso Bay is one of more than 30 network clubs and is managed by Troon Privé rather than operated by the TOUR. Resident golf members receive TPC Passport access to the network’s courses, with tee times booked through the PGA TOUR office. Non-golf owners do not receive Passport access.
Bundled golf means the green fee is inside the dues; the cart is not. Every tee time on the reservation sheet is committed to a cart, members may walk after 3 p.m. once the cart tee times have gone off, and the club’s documents carry a member cart rate that is billed per round. Ask the golf shop, (239) 331-2052, for the current rate and budget it as a real, recurring cost.
The Arthur Hills course, with Hal Sutton as player consultant, opened in 2008 on about 150 acres by the county’s count, with several holes beside Rookery Bay. The club’s tee table runs from 7,365 yards at a 77.3 rating and 153 slope from the TOUR tees to 4,190 yards from the forward Bay tees, per its tee information page. A $3 million renovation in 2020, led by Steve Forrest of the Hills firm, rebuilt all 18 greens in TifEagle Bermuda.
The club describes a TOUR-designed practice facility with a two-tier tee and a short-game area, and an indoor Trackman studio for instruction. Members may bring up to three guests on the course, playing with the member. Juniors under 18 may not start before 2:30 p.m. unless accompanied by an adult golfing member, and children 18 to 21 living with their parents share their parents’ privileges.
TPC’s 2026 partner rates sheet shows what network visitors face at Treviso Bay in season: a narrow midday window from November through April, eight players a day, a fourteen-day booking window and a rate range of $129 to $299. The same sheet is a fair read of how private the course stays for members in the months that matter.
Golf privileges can pass to a tenant only through a paid transfer: a social transfer of $400 to $850 by length, plus an optional $250 golf transfer on a golf home. During the transfer, the owner’s own club privileges are rescinded. You cannot lease the home with golf and keep playing yourself.
Buying a home in Treviso Bay runs in nine steps: choose the neighborhood and golf status, budget the five-layer carrying cost, check the building’s flood position, write the offer on the right calendar, order the estoppels on day one, request the condominium package by name, clear inspections, insurance and appraisal, confirm the tax bill, and close.
Decide first whether you will golf from November to April. If yes, your search is Giaveno, Alberi Acqua, Venezia’s golf buildings, Coach Homes I or the golf single-family streets; if no, Trevi, Avellino, Casoria and the non-golf lots save $5,350 a year and $7,500 at closing. Then decide terrace, veranda, coach home or house.
Add the $7,420 master line, the $750 food minimum, the $5,350 golf line if it applies, the lawn line or the condominium dues, and the CDD line for the product type, then property tax at your own price and insurance. Our neighborhood guides put the pre-tax totals at about $13,300 to $23,100 a year.
Ask for the county-filed elevation certificate for the building. Several buildings sit a few hundredths of a foot below today’s 8-foot base flood elevation and others above it, and the difference shows up in the flood quote. Di Napoli’s buildings and Prima Way sit in shaded Zone X.
Treviso Bay contracts run on outside clocks: the Master Association’s estoppel at ten business days standard, a condominium association’s estoppel and resale package, the 7-day condominium review period after you receive the documents, the resale application and, outside a loan, the 30-day wait before a new flood policy takes effect. We write the dates around the slowest.
On a house, the Master Association’s estoppel; on a condominium, that and the condominium association’s. The master estoppel states golf status and the year’s assessment; the condominium estoppel states dues and any assessment. Ordering on the first business day keeps the $299 turnaround.
On a terrace, veranda or coach home, request the declaration, bylaws, rules, budget, financial statement, frequently asked questions sheet and governance form under Florida Statutes 718.503, and on a terrace, the structural integrity reserve study. Ask for the master policy, the hurricane deductible in dollars and the manager’s name.
On a house, a general inspection, a four-point and a wind mitigation report on the April 2026 form; on a condominium, the unit inspection and the association file. Get insurance quotes inside the inspection period. A lender’s appraiser will look for sales of the same neighborhood, plan and golf status.
Your ad valorem tax resets to your price after the purchase; the CDD line follows your product type. Budget from your price and the CDD figure, not from the seller’s bill, and file for homestead by March 1 if the home will be your Florida residence.
At closing you pay the capital contributions and resale charges, the deed records, and your ownership privileges begin, with golf where the deed carries it. Register your vehicles for gate transponders at the management office; owners receive two free transponders, and activation can take up to 24 hours.
A Treviso Bay buyer should request the Master Association estoppel on every home, the condominium association’s estoppel and Chapter 718 resale package on a terrace, veranda or coach home, the structural integrity reserve study on a terrace, the elevation certificate for the building, and the recorded golf document for the parcel.
A single-family purchase needs the Master Association’s estoppel; a condominium purchase also needs the condominium association’s, under Florida Statutes 718.116. The master certificate is where golf status, the year’s assessment and any balance are stated. The Master Association’s fee is $299 standard, $418 rushed.
On a single-family home, the seller owes you the Florida Statutes 720.401 disclosure summary before contract, and a contract signed without it is voidable until closing. On a condominium, Chapter 718’s resale package applies instead, with a 7-day review period after you receive the documents. Every Treviso Bay condominium also sits inside the Chapter 720 Master Association, so ask for both. This is information, not legal advice.
On a terrace, request the completed structural integrity reserve study and the board’s receipt of it; confirmation the association filed its completion statement with the state; whether the current budget’s reserves match the study’s funding plan; the independent replacement cost appraisal, no more than three years old; whether the association opted out of the statutory deductible allocation; and the master policy’s hurricane deductible in dollars. All six are grounded in Florida Statutes 718.111 and 718.112.
The Second Amended and Restated Master Declaration of 2021 carries the leasing and pet rules; the Golf Club Declaration of 2012, restated in 2018, and its supplements carry golf status; each condominium’s declaration carries its own rules. The Collier County Clerk’s official records hold all of them, and our neighborhood guides cite the book and page for each.
Condominium dues, reserve balances, master policies, hurricane deductibles and special assessment history are not published by any Treviso Bay association; your association’s manager holds them. A parcel’s CDD prepayment amount comes from the district manager. And an elevation certificate the county does not already hold comes from a licensed surveyor.
A Treviso Bay condominium buyer should check five things before closing: whether the building is subject to the structural study and milestone laws, how its reserves are funded, what the master policy and hurricane deductible are, which pet and lease rules its declaration sets, and how parking and storage work.

The ten Terrace associations, 20 four-story buildings and about 600 units, are subject to both the structural integrity reserve study and milestone inspection laws. The four Veranda associations, both Coach Home associations and Di Napoli, a Condominium are two stories and exempt from both. Milestone inspections come due at the end of 2038 and 2039 on Acqua Court, 2039 to 2042 in Giaveno and 2041 to 2044 on Trevi Court, under Collier County’s 25-year saltwater trigger.
Under Florida Statutes 718.112(2)(f), a condominium generally must fund reserves for roofs, painting, paving and items over $10,000 unless owners vote to waive them, so a two-story veranda or coach-home association still has a reserve schedule to read. Casoria’s guide records the original 2015 to 2017 roofs on every building and a 30-year roof life in the 2015 reserve plan; Giaveno’s records four of six buildings re-roofed in 2025 and 2026.
Under Florida Statutes 718.111(11), the association insures the building as originally installed, and you insure interior finishes, fixtures and belongings. Deductibles and uninsured losses become a common expense, and under Florida Statutes 627.714 the loss assessment limit that pays is the one in force the day before the storm. Buy the loss assessment limit you need at closing, not after a storm is named.
A terrace association’s structural integrity reserve study must cover the roof, the load-bearing structure, fireproofing and fire protection, plumbing, electrical systems, waterproofing and exterior painting, windows and exterior doors, and any other item over $25,000 whose failure would affect those, under Florida Statutes 718.112(2)(g). That is why the study is the best answer a terrace buyer can get to “how old is the roof and what will it cost.”
Florida law makes a board’s willful failure to complete the study a breach of fiduciary duty, requires the association to distribute it or a notice of it to owners within 45 days and to file a completion statement with the state, and bars a budget whose reserve funding departs from the study’s plan without an updated study. Each of those is a document request, and each can be checked in an afternoon.
The Master Declaration allows three cats or dogs with no weight limit and bans pit bulls and aggressive breeds, but condominium declarations can be stricter: Terrace IV caps pets under 25 pounds and leases at four a calendar year; Terrace II and III declarations cap two pets under 25 pounds each, though Terrace II’s 2025 rules allow one dog up to 50 pounds; Coach Homes I allows two under 25 pounds. Read the declaration for your building before you bring a dog.
Trevi’s terrace units have one carport and one storage area each, per the research behind its guide; confirm the assignment for any terrace unit on its declaration. Veranda units have one assigned detached one-car garage as a limited common element that cannot be sold separately. Coach homes have attached garages: a two-car garage on the lower unit and a tandem garage on the upper, per our Casoria guide. For a buyer with two cars and a golf cart, that is a decision in itself.
Sixteen sub-associations run the attached product, and several changed managers in 2025 and 2026, including all three Alberi Acqua associations under one manager from September 9, 2026 and Veranda III from June 11, 2026. Order documents from the current manager on the state’s corporate record, not from an older FAQ.
Treviso Bay is in four flood answers at once. On FEMA panel 12021C0603J, effective February 8, 2024, our 113 point queries across 28 internal streets returned Zone AE at 8 feet at 64.6 percent of points, Zone AE at 7 feet at 17.7 percent, shaded Zone X at 16.8 percent and unshaded Zone X at one point.

Eight streets split internally, including Napoli Lane and Vercelli Court, where the line between inside and outside the Special Flood Hazard Area runs along a single street. There is no VE zone within a mile and no letter of map revision over the community.
The community’s median bare-earth ground elevation is about 6.8 feet NAVD88, and 91 of the 93 sampled AE points sit below their base flood elevation, per our community guide. That is the ground, not the houses: the buildings were built on filled pads above road grade to the elevation in force when permitted. Only an elevation certificate measures a building.

Collier County requires new machinery, including air-conditioning condensers and generators, to be elevated to the base flood elevation plus one foot, per its 2026 flood newsletter. On a lot at road grade near 6.8 feet with an 8-foot base flood elevation, a new generator needs a platform. Collier’s 50 percent substantial improvement rule also measures renovation cost against the appraiser’s improved value plus up to 20 percent, a smaller denominator than market price.
Collier County projects adoption of a countywide physical map revision between August and October 2026, pending appeals, and Treviso Bay drains to Henderson Creek and Rookery Bay. The county has not said whether Treviso Bay’s zones change. Re-verify the zone at contract and again before closing.
Insuring a Treviso Bay home costs, at the county level, an average of $5,534 a year for a homeowners policy with wind and $2,271 for a condominium unit-owner policy, as of March 31, 2026, per Florida’s insurance regulator. No regulator publishes a Treviso Bay figure; your quote comes from your address, your building and its reports.

About $2,365 of the average homeowners premium is the wind component, and the condominium unit-owner average is about $3,263 lower than the homeowners average, our arithmetic. That gap is the most concrete insurance difference between a terrace and a house behind the same gate.
The association’s master policy carries the building, so the unit-owner policy covers only interiors and belongings. The trade-off is the master policy’s hurricane deductible, which becomes a common expense and reaches owners as an assessment, and the loss assessment limit on your own policy, which must be in force the day before a storm to pay. Ask the association for its deductible in dollars.
Citizens Property Insurance may write a new policy only when no private carrier will, or when private premiums run more than 20 percent above Citizens for comparable coverage. Its flood requirement reaches every personal residential policy with wind on January 1, 2027, regardless of value, while condominium unit-owner policies are exempt. A Treviso Bay house, villa or coach home insured through Citizens will carry flood even in shaded Zone X.
Florida Statutes 627.714 requires a unit-owner policy to include at least $2,000 of loss assessment coverage, with a deductible of no more than $250, and says the limit that applies is the one in force the day before the loss. A percentage hurricane deductible on a four-story building can produce a far larger assessment than $2,000, so a terrace buyer should size that limit at closing against the association’s deductible in dollars.
The state’s Uniform Mitigation Verification Inspection Form, OIR-B1-1802, was revised effective April 1, 2026, and credits nine features from the building code version to opening protection, each supported by a photograph. Most Treviso Bay homes were permitted under the 2007 Florida Building Code or later, which helps; secondary water resistance is the credit most often missing until a re-roof, and one damaged opening can void the opening protection credit.
Collier County’s Community Rating System Class 5 rating gives eligible flood policies a 25 percent discount, including outside the flood hazard area, which makes voluntary flood cover in shaded Zone X the cheapest in the gate. The market has turned since 2025: Citizens’ policies fell by about three-quarters from their 2023 peak, and filed homeowners rate requests averaged decreases in 2026, per the regulator.
The state’s My Safe Florida Home program serves single-family owners, and the My Safe Florida Condo Pilot Program serves condominium associations, which is directly relevant to the ten Terrace associations. Ask about both before you plan windows, doors or a roof.
No government or approved news source records storm damage specific to Treviso Bay from Ian in 2022 or Helene and Milton in 2024. Ian brought gusts of about 80 to 90 mph to East Naples and a 7.10-foot storm tide at the Naples Bay gauge and cost Collier County $2.2 billion; Milton cost the county $280 million.

The absence of a community damage record describes the public record, not any single home. A seller’s flood disclosure and the association’s minutes speak to a specific property.
All 29 evacuation points we sampled across Treviso Bay returned Collier County Zone A, the first zone ordered out. The flood zone varies by address; the evacuation zone does not vary at all. A shaded Zone X owner on Prima Way leaves at the same time as an AE owner on Lipari Court, and a seasonal owner still has a home to secure.
The Florida Building Code’s roof rule requires a full re-roof to current code once more than 25 percent of a roof is replaced, with an exception for roofs built under the 2007 code or later, where only the replaced portion must meet the current code. Most Treviso Bay roofs qualify. For a buyer, that is a smaller worst case after a storm than in older Naples stock.
The Wentworth Estates CDD raised its reserve for extraordinary capital and hurricane cleanup by about two-thirds in its FY2027 budget, from $308,580 to $514,480, and its stated purpose includes a stable fund for hurricane cleanup and restoration. That is district money for district assets, the lakes, roads and entry, not your home, but it is one less storm bill that lands on owners as a surprise.
Property taxes after you buy in Treviso Bay will reset to your purchase price, because Florida’s Save Our Homes cap follows the owner, not the house. On the same bill sits the Wentworth Estates CDD line, $2,288.83 to $5,105.46 for FY2027 depending on your product type, which does not reset.
A long-time homesteaded seller’s assessment may sit far below market after years of capped increases, and the cap ends with the sale. Florida Statutes 689.261 requires that you receive a property tax disclosure summary warning you not to rely on the seller’s taxes. Ask your lender or the Collier County Property Appraiser’s office to estimate the bill at your price.
The CDD line is a non-ad-valorem assessment, collected by the Collier County Tax Collector with the property tax and discounted with it for early payment. Its debt portion retires in fiscal year 2037, and its operations portion continues. Whether any of it is deductible is a question for your CPA.
Collier County bills in November, with discounts for early payment through March and the full amount due by the end of March, per the Tax Collector. A buyer who closes mid-year receives a credit from the seller for the seller’s share of the year, calculated on the seller’s bill, which is not a forecast of yours.
If the home will be your permanent Florida residence, file for homestead by March 1 of the year after you buy. A Florida homesteader who sold a previous Florida homestead may transfer accumulated Save Our Homes benefit, within limits, on the Department of Revenue’s Form DR-501T, filed with the new homestead application.
Five Treviso Bay rules decide whether a home works for you: a 30-day minimum lease with no more than four a year, stricter caps on some streets, a paid transfer before a tenant can use any amenity, a pet rule the condominiums tighten, and the published amenity and guest rules.
The Master Association allows the entire home to be leased for at least 30 days, “but no more than four times in any one calendar year,” with each lease filed with the management office 15 days before it starts, per its 2025 FAQ. Unauthorized leasing is a named moderate infraction in the February 2025 rules, with fines and gate transponder suspension. Treviso Bay is a monthly and seasonal rental community, not a short-term one.
Neighborhood covenants recorded in 2006 and still of record cap leasing at two a year on Corso Bello Drive, Pavia Court and Via Veneto, per our guides, and Terrace IV caps leases at four a calendar year at the condominium level. If rental income is part of your plan, read the rule for the exact street or building.
A tenant receives no amenity access until the owner files a transfer: $400 for one month up to $850 for a year, plus $250 for golf on a golf home, unchanged from 2024 to 2026. During the transfer, “the owner’s privileges are rescinded.” Owners are responsible for their tenants’ conduct under the rules.
The 2021 restated Master Declaration allows up to three domestic cats or dogs in total, with no weight limit, bans pit bulls and other recognized aggressive breeds, allows fish and two indoor birds, and keeps pets leashed in common areas and off the golf course. Condominium declarations may be stricter; see the condominium section above.
At the pools, children under 16 must be accompanied by an adult, and house guests are limited to four per household per day at the resort pool. Tennis guests pay seasonal fees, pickleball guests play after 11 a.m. for $10, and bocce leagues are for members only. The clubhouse dress code is not published beyond “proper attire”; the golf, tennis and pool codes are, in the February 2025 rules.
The Master Rules allow a sub-association to ask the Master Association to suspend privileges, including gate transponders, for an address more than $250 and 90 days delinquent. For a buyer, that is one more reason the estoppel must show the account current at closing.
Treviso Bay is all ages. The Master Rules address children at the pool and spa, the club runs a summer sports camp, the golf club has a junior play policy, and the declarations define family to include children. A 55-plus label on an outside website is wrong.
Around Treviso Bay, the county has approved a commercial plan for the community’s own US 41 East tract, new retail is arriving within a few miles, more than 1,600 new homes are entitled on the corridor with no state road capacity programmed through 2030, and 780 acres beside Rookery Bay are permanently conserved.

Collier County’s Hearing Examiner approved HEX 25-50 on December 22, 2025 for Tract FD-1 of the Wentworth Estates MPUD on US 41 East, halving the northern landscape buffer from 15 to 7.5 feet and a side setback from 15 to 7.5 feet, and hearing testimony described a drive-through restaurant for the tract. The Master Association pulled a boundary fence permit in February 2026, per our community guide.
A Home Depot opened at 11880 Tamiami Trail East in June 2026, about 1.1 miles from the community’s southeast corner, and a retail center next to it was under construction for a November 2026 target. Costco bought a 25.86-acre site at Rattlesnake Hammock Road and Collier Boulevard in October 2025 for a 162,000 square foot store with a gas station, about three miles north-northeast.
The county approved 1,299 homes at Greenway-Fritchey and 63 rental units at Miceli, about two-thirds of a mile north, in December 2025, and a 328-unit rental community is under construction at US 41 East and Greenway Road; Fiddler’s Creek’s Section 29 adds 750 more. The state’s five-year work program funds no capacity project on US 41 East southeast of downtown Naples through fiscal year 2030. Drive the corridor in season before you buy.
Collier County’s own capital program has six-laned Collier Boulevard in stages from US 41 to Immokalee Road, and the reconstruction of the I-75 interchange at Collier Boulevard, Exit 101, was expected to finish around the end of 2026, per our community guide. Those are the routes a Treviso Bay resident uses to reach the interstate, and they are largely done.
In February 2025, 780.03 acres between Bayshore Drive, the Isles of Collier Preserve and existing Rookery Bay lands passed into permanent state conservation. The reserve’s land on the community’s flank will not be developed, which is part of the value of a preserve view here.
Life inside the gate at Treviso Bay centers on two clubhouses open to every owner: the 64,000 square foot main clubhouse built in 2016 and the 15,000 square foot Villa Rilassare with its resort pool, fitness center and spa, plus tennis, pickleball, bocce and a calendar of dining. Golf homes add the course; every home carries the $750 food minimum.

The club describes a “64,000 square foot Tuscan inspired clubhouse” built in 2016, with activity and card rooms, a library, men’s and women’s lounges with showers and a sauna, a board room, a private dining room and the golf shop. The club’s own pages give 76,000 square feet in one place, so we use the figure on its dedicated clubhouse page. The 2027 refresh will relocate the bar, which today faces a wall rather than the course.
The 15,000 square foot Villa Rilassare holds a full-service spa, a salon, a fitness center open 5 a.m. to 11 p.m. on the summer schedule, an aerobics and Pilates studio with spin classes, a resort lagoon pool, a lap pool and a children’s pool, with cabanas and a poolside restaurant and bar. The club’s current pages call it Club Rilassare; residents and older documents call it Villa Rilassare. Five satellite pools serve the neighborhoods.
Members and tenants show their card at Villa Rilassare, and every guest checks in at the resort pool. House guests and general guests are limited to four per household per day at the resort pool; family guests and adult children have no limit. Children under 16 must be accompanied by an adult at the pool and spa, the exercise room is closed to children under 17, and food and drink at the pool must be bought from the club.
The club lists a tennis center with a pro shop and an on-staff professional; the Naples Daily News reported eight lighted Har-Tru courts in 2021, and the club publishes no count. Court reservations run through the pro shop up to seven days ahead. Pickleball is played on a fenced, lighted complex, bocce has members-only leagues, and beach volleyball sits beside them. All are open to every owner, golf or not.
From November through April, house guests and general guests play tennis after 10 a.m. for $15 each time, while family guests and adult children play free at any time from January through April; from May the fee and time limits fall away. Pickleball guests play after 11 a.m. for $10. The rules are in the February 2025 Master Rules.

The Wentworth Dining Room, the Flag View Bar and La Cucina close for the summer, so a buyer touring in July sees a quieter club than in February. Holiday events open for booking 60 days ahead, and the 72-hour cancellation rule charges the full event fee to a late cancellation.
The club runs an All Sports Summer Camp for ages six and up, covering tennis, golf, pickleball, swimming and agility, open to residents and non-residents. Recurring dining nights include Italian Night on Mondays and Prime Rib Night on the last Friday of the month. Tennis leagues, bocce leagues, men’s and women’s golf days and holiday events fill the season.
Treviso Bay borders the Rookery Bay National Estuarine Research Reserve, and several holes run beside it. The reserve’s Environmental Learning Center is about 14 minutes away by our drive times, and its visitor programs, including boat tours, are published on its own site. There is no marina inside the gate, and the nearest county boat ramps are a short drive.
The Rookery Bay National Estuarine Research Reserve covers roughly 110,000 acres of mangrove and estuary south and west of Naples, managed by the state with NOAA, and its management plan was fully approved in January 2023, per our community guide. The reserve broke ground in June 2025 on a mangrove restoration it describes as the largest in Florida’s history. For a Treviso Bay owner it is a protected neighbor rather than a development site.
Treviso Bay was started by V.K. Development Corporation, whose project stalled in the recession; the district’s bonds defaulted, a December 2011 settlement cut the district’s par debt from $64.46 million to $27.985 million, and Lennar finished the community on a revised plan and turned it over to residents in 2018. That history explains today’s product mix, debt and governance.

The land has carried several planned-unit-development names since 1986, and the operative instrument today is the Wentworth Estates MPUD, adopted in 2003 and amended by Ordinance 2013-45. Collier County’s PUD Master List records 1,450 approved units, 1,563.84 acres, 513.77 acres of Rookery Bay conservation and 149.93 golf-course acres. Anyone researching “Treviso Bay” at the county finds the file under Wentworth Estates.
In the V.K. Development Corporation era the course opened, in 2008, and the first homes were built, including the Via Veneto villas by another builder and the 2008 Di Napoli condominium by Taylor Morrison. When the project could not be marketed, the district’s 2006 bonds defaulted and the lender foreclosed; Lennar acquired the project in 2011 and, in the district’s words, “new product types were developed for the community.” The terraces, verandas and coach homes are that post-crash plan.
In December 2011 the district’s settlement cut its par debt, the Master Association was reinstated after a lapse, and Treviso Bay Golf Club, Inc. was incorporated, all within weeks, per the state and district records. The 2021 refunding bonds that owners pay today retire in 2037 on a level schedule. For a buyer, the district debt is smaller and flatter than the original plan would have left it.
District minutes from September 2018 record Lennar’s turnover to the Master Association that month. The same minutes note that the main entry bridge was built by the prior developer, and the district now budgets bridge inspection and repair as a recurring line. The community has been resident-controlled since 2018, and construction is complete.
Treviso Bay is governed by the Treviso Bay Property Owners Master Association, the Treviso Bay Golf Club, the Wentworth Estates Community Development District and, for condominium owners, one of sixteen sub-associations. Each has its own board and budget, and each answers a different buyer question.

The Master Association’s 2025 FAQ replaced “membership” with “ownership” throughout its own text: “Master Association membership privileges” became “owner privileges,” and “member gate access” became “owner gate access,” while the golf club kept “Membership.” Read together, the master privileges run with title, and the club is a club.
The Wentworth Estates CDD board meets on the second Thursday of each month at 8:30 a.m. at the clubhouse, under Florida’s Sunshine Law, and posts its agendas, budgets and audits on its website. A buyer with a question about the CDD line or a prepayment amount contacts the district manager, not the Master Association.
The February 2025 Master Rules sort violations into minor, moderate and severe infractions. Unauthorized leasing is a named moderate infraction, carrying up to 60 days’ suspension of use rights and a $100 fine per infraction, with longer suspensions and a gate transponder shut-off for repeat violations. Owners answer for their tenants and guests, under Florida Statutes 720.305 as the rules cite it.

Treviso Bay’s neighborhoods rank differently on each thing a buyer weighs: Trevi is the lowest price with no golf, Di Napoli the best flood position among the condominiums, Bella Firenze and Via Veneto the best surveyed first floors among the houses, and The Peninsula the newest construction. Below are the rankings, each from a sourced figure.

Venezia’s non-golf buildings, which last sold at $565,000 to $600,000 in 2024, sit between Avellino and Casoria when one is listed.
The lowest yearly totals before tax and insurance, per our guides, are a non-golf Via Veneto villa at about $13,321, Trevi at about $14,700 to $15,400, Avellino at about $16,600 to $16,900 and a non-golf Venezia unit at about $17,304. The highest are a Di Napoli coach home at about $23,100 and a Venezia golf unit at about $22,654. Golf is the swing line in every comparison.
Among the condominiums, Di Napoli’s buildings map in shaded Zone X, and Trevi’s and Alberi Acqua’s first floors sit at or just above an 8-foot base flood elevation. Among the houses, Via Veneto has no first floor below its 7-foot base flood elevation and Bella Firenze’s surveyed first floors sit at or above 8 feet, with three homes outside the flood zone. Giaveno, Avellino, Venezia and part of Casoria sit a few hundredths of a foot below, and 8 of 11 Pavia Court houses 0.4 to 1.4 feet below.
The Peninsula’s homes run to 2025, with 30 permitted under the 2020 Florida Building Code; Trevi’s terraces were completed from 2016 to 2019; Corso Bello’s houses in 2016 and 2017; Avellino and Casoria from 2015 to 2017. The oldest are the Via Veneto villas of 2007 to 2009 and the 2008 Di Napoli condominium.
Avellino and Venezia give every unit a detached one-car garage in a two-story building; coach homes give the lower unit a two-car garage on the first floor and the upper unit a tandem garage on the second. Terraces have a carport. Single-family homes have attached garages.
Every home in Giaveno, Alberi Acqua, Coach Homes I, Corso Bello, Bella Firenze and Piacere Way carries golf by recorded document; Venezia’s three golf buildings do; Via Veneto, Pavia Court and Lipari Court do lot by lot; and in The Peninsula a buyer must confirm it by estoppel. The least expensive golf home in the last twelve months was a Giaveno terrace at $450,000.
A seasonal or investment buyer at Treviso Bay should know four rules before the first offer: leases run at least 30 days and no more than four a year, a tenant needs a paid transfer to use any amenity and the owner steps aside during it, the evacuation order comes first to this community, and a foreign seller’s sale requires withholding by the buyer.
At four leases a year of at least 30 days each, Treviso Bay is a monthly and seasonal rental community. The 2021 restated Master Declaration adds an application fee of $100 per adult on each lease, per the research behind our neighborhood guides, and some streets allow only two leases a year. An investor who needs weekly or nightly income should look elsewhere; one who wants a January to March tenant can plan around the rules.
To give a tenant the club, the owner files a transfer 15 days ahead: $400 for one month, $500 for two, $600 for three, $700 for four, $800 for five or more and $850 for a year, plus $250 for golf on a golf home, on the 2026 fee sheet. During the transfer, “the owner’s privileges are rescinded,” so an owner who rents January to March cannot use the club then except as the tenant’s guest.
A tenant with a valid transfer may buy a gate transponder at the main office, active only for the transfer period. Owners remain responsible for their tenants’ conduct under the Master Rules, and a sub-association delinquency of more than $250 and 90 days can lead the Master Association to disable the transponders for the address.
Every sampled point in Treviso Bay is in evacuation Zone A, so an owner away in summer should have a storm plan for the home: shutters or impact openings, a contact who can reach the home, and insurance that covers the building type correctly. On a condominium, the association handles the building; on a house, the owner does.
When the seller is a foreign person, FIRPTA generally requires the buyer to withhold a share of the gross price at closing and remit it to the Internal Revenue Service, unless an exception or a withholding certificate applies, per the IRS. Treviso Bay has Canadian and other foreign owners, so the closing agent should confirm the seller’s status early.
Florida closings routinely use remote signing and mail-away packages, and a buyer who cannot attend can close from anywhere. On a Treviso Bay tour, ask the questions the listing does not answer: does the deed carry golf, what is the full yearly bill with the CDD line, where is the building’s first floor against today’s base flood elevation, and, for a condominium, what the association’s file shows. Below is the checklist by product.
Ask for the floor, the view and the plan, the Antonia, Bellini or Celiana; the building’s milestone year and whether the association’s structural study is complete and funded; the current dues and the manager’s name; the master policy’s hurricane deductible in dollars; the building’s roof age from the study; and the pet and lease rules in its declaration.
Ask which building the unit is in, and in Venezia whether that building is a golf building; where the assigned detached garage is; the building’s first-floor elevation against today’s 8-foot base flood elevation; the association’s reserves and dues; and whether the unit is on the first or second floor.
Ask whether it is Coach Homes I, with golf, or Coach Homes II in Casoria, without; whether it is the lower unit with the two-car garage or the upper with the tandem garage; the building’s first-floor elevation; the roof’s age and the association’s reserve plan; and the pet rule, which in Coach Homes I allows two pets under 25 pounds.
Ask for the golf status by estoppel, the lot width that sets the CDD line, the lawn line for the street, the roof permit date, the wind mitigation report and four-point, the elevation certificate, what the lot backs onto, and whether the street has 2006 covenants that cap leasing or set building rules.
Ask how long the home has been listed and at what prices, when the seller’s account was last paid, and whether any assessment is pending. Then drive US 41 East at the hour you would drive it in season.

A portal price filter returns Trevi terraces, Avellino verandas and Casoria coach homes that share a gate and little else. We start the other way round: tell us whether you will golf in season, how many cars you keep, whether stairs matter, whether you want a private pool, whether you will ever lease and whether a dog is coming, and we will name the one or two neighborhoods that fit. A buyer who wants golf and no house is looking at Giaveno and Alberi Acqua; a buyer who wants the lowest bill at Trevi; a buyer who wants a garage and a two-story building at Avellino.
Treviso Bay closings run heaviest from January to May, and many terrace and coach-home owners decide while they are here in winter. The buyer who is financed and known to listing agents before December hears about a terrace or coach home first. On the single-family streets, a listing can appear once in a year; we watch those streets by name.
Every buyer and agent enters through the gatehouse on Treviso Bay Boulevard on an owner’s or agent’s authorization. That thins casual traffic and favors the prepared buyer whose agent already knows which homes are coming and has the showing cleared at the gate.
On every tour we check what a listing does not say: which floor a terrace sits on and what it looks at; whether a veranda’s garage is assigned and where; whether a coach home is the upper plan with stairs or the lower with a two-car garage; the building’s elevation certificate; the roof permit date and the openings on a house; and, above all, whether the deed carries golf.

We negotiate a Treviso Bay purchase on the record: a 96.16 percent median sale to list, 94.59 percent on houses against 97.41 percent on verandas and coach homes, terrace medians below their 2022 level, 13 of 18 active terraces past 100 days on market, and $15,799 or $8,299 in association charges at closing that belong in the price conversation from the start.

We price against the MLS sales in the same neighborhood, plan and golf status, the home’s full listing history and its condition. A Trevi unit priced off a 2022 sale is asking the market to go back four years; a Di Napoli coach home, where the median sale took 11 days, may need a decision the same week. On a street that sells rarely, such as Bella Firenze or Lipari Court, we show you every sale rather than a median.
On a house, the roof, the openings, the air conditioning, the electrical panel and the flood margin all show up in the inspection and the insurance quote, and quotes obtained inside the inspection period turn condition into numbers. On a terrace, a structural study with an underfunded plan, a high hurricane deductible or a pending assessment is a legitimate item for the price conversation, raised in writing with the evidence attached. The capital contributions are the buyer’s under the fee sheet, but a seller credit toward them is a fair ask when a listing has sat.
A Treviso Bay contract runs on outside clocks: the Master Association’s estoppel at ten business days standard, a condominium association’s estoppel and resale package, the 7-day condominium review period after you receive the documents, the resale application, and, outside a loan, the 30-day wait before a new flood policy takes effect. We write the dates around them so none becomes the seller’s leverage.
On September 23, 14 of the 28 active listings had been on the market more than 100 days, 13 of them terraces, and one Trevi unit had been listed for 258 days. A listing that has sat is a seller who has heard the market’s answer, and a well-supported offer below the asking price is a fair conversation there. We show you each listing’s days on market and price history before you write.
Your deposit is protected only if you act inside the contract’s deadlines. We diary every one, deliver every notice in writing, and make sure the estoppels, the golf confirmation, the condominium package and the insurance quotes arrive before your deposit goes hard.
A Treviso Bay buyer pays ordinary Florida closing costs plus community items: $15,799 or $8,299 to the associations, a credit to the seller for the prepaid assessment, the owner’s title policy that Collier County custom assigns to the buyer, and on a financed purchase the documentary stamp tax on the note and the intangible tax on the mortgage.

Your settlement statement carries the $7,500 Master Capital Contribution, the $7,500 Golf Club Capital Contribution on a golf home, the $50 resale application, the $250 Rookery Bay fee and the $200 post-closing set-up fee, plus the $299 estoppel unless the contract assigns it to the seller, as Collier County practice usually does. A condominium purchase can add the condominium association’s application fee, which none publishes.
Florida sets the owner’s title insurance premium by state rule, at $5.75 per $1,000 of coverage up to $100,000, $5.00 per $1,000 from $100,000 to $1,000,000 and $2.50 per $1,000 from $1 million to $5 million. In Collier County the buyer customarily selects the closing agent and pays the owner’s policy, though the contract controls.

Documentary stamp tax on the note runs at $0.35 per $100, and the nonrecurring intangible tax on a new mortgage at 2 mills; neither applies to a cash purchase. On a $326,000 loan, 80 percent of the Trevi median, that is about $1,141 and $652; on a $1,650,000 loan, 80 percent of the single-family median, about $5,775 and $3,300, our arithmetic. The documentary stamp tax on the deed, $0.70 per $100, is customarily the seller’s in Florida.
The Master Association bills the year’s $7,420 by December 1, due December 31, so a seller who closes mid-year has usually prepaid the rest of it; at a June 30 closing you would credit the seller about $3,740, and on a golf home about $2,697 more for golf dues, our arithmetic on 184 of 365 days. Property taxes and the CDD line are paid in arrears, so the seller credits you for their share of the current year.
Budget for a general inspection, a wind mitigation inspection and a four-point where the carrier asks for one, and, in the AE zone, an elevation certificate if none is on file with the county. A survey is worth ordering on a single-family lot before you plan a pool, cage or driveway change that the association will review.
Since the National Association of REALTORS practice changes took effect on August 17, 2024, a Treviso Bay buyer touring with an MLS agent must first sign a written buyer agreement that states the agent’s compensation in an objectively ascertainable way, and offers of compensation no longer appear on the MLS.
The agreement must be signed before the tour, in person or by live virtual tour. It must state the amount or rate of compensation, prohibit the agent from receiving more than that from any source, and state conspicuously that broker fees are not set by law and are fully negotiable. You need no agreement to talk to an agent, interview several or ask us to check an address’s flood zone; the line is the tour.
A seller can still cover a buyer’s broker or offer concessions, but that now happens in the transaction rather than in an MLS field, and your agreement caps what your agent may receive. You agree what your agent is paid first; whether a seller covers any of it is negotiated separately.
Here, representation earns its keep in the diligence: golf recorded parcel by parcel, two 2026 fee sheets, a CDD line missing from every MLS fee total, sixteen condominium associations that publish no dues, terrace structural studies, first floors a few hundredths of a foot below the base flood elevation, a Citizens flood rule reaching every wind policy in 2027 and a tax reset. Treviso Bay is inland; the nearest Gulf beach access, Lowdermilk Park, is about 8.7 miles and 20 minutes away, and Tigertail Beach on Marco Island about 29 minutes. The free Collier County resident beach parking permit, from the Tax Collector, also waives daily parking at county boat ramps. There is no marina inside the gate.
Treviso Bay and Fiddler’s Creek are the two large master-planned communities with district financing and a wide product range along US 41 East, and our community guide names Fiddler’s Creek as Treviso Bay’s most structurally comparable neighbor. Treviso Bay is finished; Fiddler’s Creek is still adding homes under a December 2024 approval.

We publish no Fiddler’s Creek fee we cannot source to a primary document. Ask for its own recorded documents and compare them line by line, including the district assessment, which is the line most side-by-side comparisons forget.
Choose Treviso Bay if you want a finished community with no remaining construction, a TPC-branded Arthur Hills course with golf recorded on a list that cannot grow, a known district payoff date and Rookery Bay land at the edge. Choose Fiddler’s Creek if you want to consider new construction and can live with a community still adding homes; the Planning Commission recommended denial of the 2024 approval over traffic, panther habitat and stormwater before the county commission approved it.
Isles of Collier Preserve sits immediately northwest, where golf is not the model, and Lely Resort is the community most often confused with Treviso Bay, down to neighborhood names. Esplanade at Hacienda Lakes lies about three miles north-northeast, beside the coming Costco. The five questions to ask of each are the same: district assessment, golf model, product mix, flood and evacuation, and location on the corridor.
Treviso Bay is the right purchase for a buyer who wants a finished, all-ages community with a TPC-branded course, a choice of golf or non-golf at very different costs, a large amenity campus and Rookery Bay at the edge. It is the wrong purchase for a buyer who wants short-term rental income, a boat at the house or golf on a home the developer did not select.

No. Treviso Bay is all ages. The Master Rules address children at the pool and spa, the golf club has a junior play policy, the club runs a summer sports camp and the declarations define family to include children. Any 55-plus label online is wrong.
No. Golf is deeded to 825 of the 1,431 homes, selected property by property by the developer, and “There are NO additional Golf memberships available,” per the Master Association. Giaveno, Alberi Acqua, Coach Homes I, Corso Bello, Bella Firenze and Piacere Way are golf-bundled; Trevi, Avellino and Casoria are not.
No. The Master Association’s FAQ answers the question directly: membership is “private and exclusive to the properties that have been selected by the developer.” A non-golf owner may play from May through October at applicable fees, subject to annual change.

For 2026, every home pays the Master Association $7,420 a year plus a $750 food and beverage minimum. Golf homes add $5,350, single-family homes add a lawn line of $1,998 to $4,022, and condominiums add their association’s quarterly dues, which no association publishes.
The Wentworth Estates CDD assessment on the county tax bill is $2,288.83 for a four-story terrace, $2,441.75 for a veranda, $2,602.32 for a coach home and $3,153.10 to $5,105.46 for a house by lot width, for FY2027. The debt portion ends in fiscal year 2037.
Before property tax and insurance, about $13,321 for a non-golf Via Veneto villa to about $23,100 for a Di Napoli coach home, per our neighborhood guides; a Trevi terrace runs about $14,700 to $15,400 and a golf terrace in Alberi Acqua about $20,800 to $22,100.
$15,799 on a golf home and $8,299 on a non-golf home, our arithmetic on the 2026 fee sheet revised May 11, 2026: a $7,500 Master Capital Contribution, a $7,500 Golf Club Capital Contribution on a golf home, a $50 application, a $250 Rookery Bay fee, a $299 estoppel and a $200 set-up fee.
No refund, redemption or equity-transfer provision appears in the club’s published documents, and the club calls it a “Golf Club Capital Contribution,” not a deposit. Golf passes with the deed to your buyer when you sell. The recorded Golf Club Declaration is the document that settles any equity question.
Yes, $750 a year for every owner, due by December 31, flat on the 2024, 2025 and 2026 fee sheets. Members present their card when dining so purchases credit against it.
We found none on the public record for the Master Association, the golf club or any sub-association, an absence of evidence rather than a guarantee. The club says its 2027 clubhouse refresh needs “No additional member assessments.” Your estoppel states any assessment on your home.
82 homes through the MLS in the twelve months to September 23, 2026, from $372,500 in Trevi to $3,100,000 on Montiano Drive, at a $570,000 median and $75,307,000 in volume: 40 terraces, 22 verandas and coach homes and 20 houses.
On September 23, 2026, 28 were active and five pending; 18 of the actives were terraces and only one sat between $600,000 and $1,450,000. No Casoria, Ponziane, Bella Firenze, Via Veneto or Peninsula home was listed.
A Trevi terrace, at a $407,500 twelve-month median and about $14,700 to $15,400 a year in carrying cost, without golf. The lowest MLS closing of the year was a Trevi unit at $372,500.
The twelve-month single-family median was $2,062,500 across 20 closings, from $1,050,000 on Vercelli Court and Veneto Lane to $3,100,000 on Montiano Drive. By street: Piacere Way near $1.3 million, Corso Bello near $2.6 million, Bella Firenze $2.05 to $2.25 million and Montiano above $3 million.
A terrace is a unit in a four-story Lennar condominium building of 30 units; a veranda is a unit in a two-story condominium building with a detached one-car garage; a coach home is a two-story building of four units with attached garages. The Di Napoli, a Condominium homes of 2008 are larger still.
Only the ten four-story Terrace associations, which are subject to both, with first milestone inspections due from the end of 2038. The verandas, coach homes and Di Napoli, a Condominium are two stories and exempt from both.
Mostly. Our 113 FEMA point queries put 82.3 percent of Treviso Bay in Zone AE at base flood elevations of 8 or 7 feet; Prima Way and Napoli Court sampled entirely in shaded Zone X. Check the zone and elevation certificate for the exact building.
A federally backed lender requires it in Zone AE. On a house, villa or coach home insured through Citizens, flood becomes required on every wind policy on January 1, 2027, even in shaded Zone X; condominium unit-owner policies are exempt. Voluntary cover in shaded X is the cheapest in the gate.
No government or approved news source records community-specific damage at Treviso Bay from Ian, Helene or Milton. Ian brought a 7.10-foot storm tide at the Naples Bay gauge and $2.2 billion in countywide damage. Read the seller’s flood disclosure for the specific home.

It depends on your financing and the documents: the estoppels, the condominium package and its 7-day review period, the appraisal and the insurance binder set the pace. Order the estoppels on day one and the calendar holds.
Choose Treviso Bay for a finished community with recorded golf and a 2037 district payoff; look at Fiddler’s Creek if you want new construction and can accept a community still adding homes under its 2024 approval. Compare both on the district line, golf model, flood and evacuation.

No. The green fee is inside the golf dues, but carts are billed per round; every tee time on the reservation sheet is committed to a cart, and members may walk after 3 p.m. once cart times have gone off. Ask the golf shop, (239) 331-2052, for the current rate.
One individual per golf home is the member; a spouse and children 21 and under who live in the home may use the course. Adult children over 21 have a family guest pass without golf, and co-owners who are not spouses designate one primary occupant.
Yes. Every owner’s master privileges include the main clubhouse and its dining, Villa Rilassare’s pools, fitness center, studios and spa, and tennis, pickleball, bocce and beach volleyball. Golf is the only privilege reserved to golf homes, and only from November through April.
A V.K. Development Corporation project whose district bonds defaulted in the recession; a December 2011 settlement cut the district’s par debt from $64.46 million to $27.985 million, Lennar finished the community on a revised plan with the terraces, verandas and coach homes, and it turned over to residents in 2018.
It depends on the building. Sixteen sub-associations run the terraces, verandas and coach homes with several management companies, and some changed in 2025 and 2026. Check the association’s current manager on the state’s corporate record and order documents from that office.
Owners authorize guests through the association’s online guest system or its guest line, and can keep permanent guest and vendor lists. Owners receive two free vehicle transponders; tenants with a transfer can buy one for the transfer period.
From some neighborhoods, yes. Our Venezia guide puts its buildings about 0.3 to 0.4 miles from the clubhouse, and Pavia’s Piacere Way backs in part onto the Villa Rilassare campus, per its guide. Ask us to measure the walk from any home you are considering.
No. Treviso Bay is in unincorporated Collier County with a Naples mailing address and ZIP code 34113, outside the City of Naples. County government, the county sheriff and the county’s building and flood rules apply.
The club posted an earlier 2026 sheet and a revision dated May 11, 2026 that adds a $200 post-closing set-up fee; every other line matches. Use the May 11, 2026 revision, and check that your lender’s estimate does too.
Once a year, by December 1, due in full by December 31 for the coming year, per the Master Association FAQ. The $750 food minimum runs on the same calendar. Condominium dues are paid quarterly to each association’s manager.
The district’s records show prepayments have occurred, which removes a parcel from the debt roll, but the amount is parcel-specific. Ask the district manager, with the parcel number, for a payoff figure; the operations line continues either way.
Every owner can use the resort pool, lap pool and children’s pool at Villa Rilassare and the five satellite pools. Our Venezia guide records its own pool on the Veranda I association’s parcel, and Bella Firenze’s homes each have a private pool.
The rules require “proper attire” in each area, and the club publishes detailed codes for golf, tennis, fitness and the pool, but no garment-by-garment code for the dining rooms. Ask the club before an event.
No. They are separate communities in East Naples, often confused online, down to neighborhood names such as Marquesa Royale and Ventana that belong to Lely Resort. Treviso Bay’s own neighborhoods are the twelve on this page and five smaller streets.
TPC’s 2026 partner sheet shows a narrow midday window for network visitors from November through April, eight players a day, at $129 to $299. For members, the course is private in those months.
Beyond the $15,799 or $8,299 to the associations, budget the owner’s title policy, which Collier custom assigns to the buyer (about $2,925 at the $570,000 median on the promulgated rate), inspections, and on a loan the note stamps and intangible tax. Prorations run both ways: you credit the seller for the prepaid assessment.
On a condominium, yes: the budget, financial statement and structural study are part of the Chapter 718 resale package the seller delivers. The Master Association’s budget is not posted publicly; the fee sheet is. The district’s adopted budget is public on its website.
It is all ages, zoned to Manatee Elementary and Manatee Middle, both graded A for 2026, and Lely High, graded B, and the club runs a summer sports camp and a junior golf policy. The single-family streets suit families best; the pool rules require an adult with children under 16.
Decide your golf answer, get financed, and set your yearly carrying-cost limit including the CDD line. Then sign a buyer agreement with the agent who will tour you, and ask for the golf status and the elevation certificate on every home you plan to see.
Many out-of-state buyers buy after a single visit or a live video tour, with inspections, the estoppels and the condominium package doing the work a second trip would. Marc Comisar walks the home for you and reports what the listing does not show.
By our off-peak drive times, about 24 minutes to Marco Island at the Jolley Bridge, about 18 minutes to Naples Municipal Airport and about 58 minutes to Southwest Florida International Airport. Season traffic on US 41 East adds time, so test the drive at the hour you would make it.
The nearest Publix, at the Shops at Hammock Cove, is about 3.0 miles and 9 minutes away by our drive times, The Fresh Market about 10 minutes, and a Costco is planned about three miles north-northeast. A Home Depot opened about 1.1 miles from the community’s southeast corner in June 2026.

Giaveno, Alberi Acqua and Coach Homes I in Di Napoli are golf-bundled by recorded document, and Venezia’s three buildings at 9836, 9840 and 9844 Venezia Circle are golf members. Trevi, Avellino, Casoria, Venezia’s two other buildings and Di Napoli, a Condominium are not. The estoppel confirms any unit.
No sub-association publishes its dues. They are paid quarterly to each association’s manager and appear on the condominium estoppel. Our neighborhood guides fold the dues they could source into each neighborhood’s yearly total.
Yes, but not soon: the first come due at the end of 2038 and 2039 on Acqua Court, 2039 to 2042 in Giaveno and 2041 to 2044 on Trevi Court, under Collier County’s 25-year trigger near saltwater. No Treviso Bay building has reached 25 years.
Each Terrace association had to complete one by December 31, 2025. Our guides found Giaveno’s three associations and Trevi’s Terrace VIII to X in the state’s public database; ask any association for its study, the board’s receipt and its filing, in writing.
Most were built above the base flood elevation in force when permitted, and the 2024 map raised it in places, including from 6 to 8 feet under Casoria. The difference is often a few hundredths of a foot, and it shows up in the flood quote rather than in daily life.
The association’s master policy insures the building as originally installed; your unit-owner policy insures interior finishes, fixtures and belongings, and must carry at least $2,000 of loss assessment coverage under Florida law. Ask the association for its hurricane deductible in dollars and size your limit to it.
Under the Master Association, yes, for at least 30 days and no more than four times a year, and your association’s declaration may be stricter; Terrace IV caps leases at four a calendar year. A tenant needs a paid transfer for the amenities.
It depends on the declaration. The master rule allows three cats or dogs with no weight limit, but Terrace IV caps pets under 25 pounds, Terrace II and III declarations cap two under 25 pounds, with Terrace II’s 2025 rules allowing one dog up to 50 pounds, and Coach Homes I allows two under 25 pounds.
No study applies, because the buildings are two stories, below the three-habitable-story threshold. The associations still fund reserves for roofs, painting, paving and large items unless owners vote otherwise, so read the reserve schedule.
On the recorded sales, yes, and by a lot: the same plans sold at $825,000 to $1,130,000 in Coach Homes I and $620,000 to $870,000 in Casoria in the last twelve months. The difference is the recorded golf membership and what buyers pay for it.
Trevi, at about $14,700 to $15,400 a year before tax and insurance, per its guide, followed by Avellino at about $16,600 to $16,900. Neither carries golf.
Yes, subject to the lender’s review of the association, which for a terrace increasingly includes the structural study, reserves and insurance. We request those documents early so the lender’s condominium questionnaire does not delay closing.
They are priced below their 2022 level: the terrace median was $540,000 in 2022 and $480,000 in 2026 to date, and 18 were for sale on September 23, most past 100 days on market. That gives a buyer choice and negotiating room; the structural study and dues decide whether a given building is good value.
Trevi’s eight buildings, Terrace VII to X, were completed from 2016 to 2019, the newest terraces in the gate; Giaveno’s followed from 2015 to 2017 and Alberi Acqua’s from 2012 to 2014. Newer buildings reach their milestone inspection years later, from 2041 to 2044 on Trevi Court.
No. The lawn lines on the fee sheet are for single-family neighborhoods; condominium landscaping runs through each association’s quarterly dues.
The association repairs the building under its master policy and its declaration, and any deductible or uninsured loss becomes a common expense that can reach owners as an assessment. That is why the deductible in dollars, the reserves and your loss assessment limit belong in your purchase file.
Interior finishes are generally the owner’s, but windows, doors, flooring over other units and anything structural or exterior run through the association’s approval process and, where required, a county permit. Read your declaration and rules before you plan work, and budget for the approval time.
Ask the listing agent for the declaration, rules, budget and dues before you offer, and write the contract so the full Chapter 718 package, the estoppel and, on a terrace, the structural study arrive inside your review period. We request each by name the day you go under contract.

It depends on your financing and your tolerance for carrying two homes. Seven Treviso Bay homes sold on the day they listed last year and Di Napoli’s median sale took 11 days, so the right home may appear and go before your sale closes, and many buyers arrange financing that lets them buy first. We model both sequences with you.
You can, but a sale contingency weakens an offer against a buyer without one, especially in the coach homes and the single-family streets. If you need one, pair it with a firm timeline, strong proof of funds and a clean inspection approach, and expect a seller to ask for a kick-out clause.
On the 2026 fee sheet the Master and Golf Club capital contributions are resale charges on the buyer, and the sheet publishes no existing-owner exemption. Ask the Master Association office in writing before you contract, and remember that golf follows each home’s deed, not you.
Florida portability can move some or all of an existing Florida homestead’s Save Our Homes benefit to a new homestead, within statutory limits, on Form DR-501T filed with the new homestead application. Ask the Collier County Property Appraiser’s office about your specific numbers.
Start with a valuation of your Treviso Bay home built from your own neighborhood’s MLS sales and golf status, then call Jesse McGreevy at (239) 898-6072. Medians run from $407,500 in Trevi to more than $3 million on Montiano Drive, so a community figure says little about your home.
Privileges attach to ownership, so they end with the home you sell and begin with the home you buy, and golf follows each deed. Line the two closings up so you are not without privileges in between, and check the golf status of the home you are buying.
