Treviso Bay holds 1,431 homes, from a 1,194 square foot Antonia terrace condominium on Trevi Court to a Montiano Drive estate of more than 3,500 square feet, and the Southwest Florida MLS shows twelve-month neighborhood medians from $407,500 in Trevi to $2,590,000 on Corso Bello Drive, with Montiano Drive’s two closings at $3,050,000 and $3,100,000. A Treviso Bay home is worth what its neighborhood, building type, golf status, floor plan, floor, view and condition support. Across 82 Southwest Florida MLS closings in the twelve months to 23 September 2026, neighborhood medians ran from $407,500 in Trevi to $2,590,000 on Corso Bello Drive, and the building-type medians were $477,000, $787,500 and $2,062,500.

We tracked every one of the 82 Treviso Bay closings recorded in the Southwest Florida MLS in the twelve months to 23 September 2026, neighborhood by neighborhood, and computed every median twice by independent routes before we wrote a single figure on this page.
Treviso Bay resolves into four price bands. The four-story terraces are the entry band: MLS medians of $407,500 in Trevi (16 closings, the mean of the middle pair), $480,000 in Giaveno (13) and $500,000 in Alberi Acqua (11). The two-story verandas sit next, with Avellino’s seven closings at $525,000 to $610,000 and Venezia’s five golf-building closings at $695,000 to $834,000. The coach homes form a band of their own, split by golf: Casoria’s three at $620,000 to $870,000 and Di Napoli’s seven at $825,000 to $1,200,000. The single-family streets run from $1,050,000 on Vercelli Court and Veneto Lane to $3,100,000 on Montiano Drive. A renovated home in one band can still sell above an untouched home in the next.
Divide the MLS’s $75,307,000 of closed volume by its 82 sales and you get about $918,378, above every terrace, veranda and Casoria sale of the year and below every single-family sale. The $570,000 community median is the mean of two sales that happened to sit in the middle of the list, a $567,500 sale and a $572,500 sale. A blend like that describes no home inside the gate, so no figure on this page is ever blended across building types when we value a home.
We value a Treviso Bay home from three primary records laid over one another. The Southwest Florida MLS gives us brokered closings, days on market, the sale-to-list ratio and the living area each listing agent entered. The recorded declarations and golf supplements at the Collier County Clerk tell us which homes carry golf. The Master Association’s 2026 fee sheet and the Wentworth Estates CDD’s adopted budget give us the charges your buyer will underwrite. Then we walk the home, because floor, view, roof age, impact glass and the kitchen are the variables no record captures.

Treviso Bay is one gate and at least four markets. Only three neighborhoods produced ten or more MLS closings in the last twelve months; on most single-family streets one to five homes sell in a year. At that pace your listing competes with the one or two homes of your own plan and golf status for sale at the same time, and with the buyer’s memory of the last one that closed. A Casoria seller is not helped at all by a Di Napoli sale, and a mispriced listing has nothing nearby to reset the conversation.

The MLS names Trevi, Giaveno, Alberi Acqua, Avellino, Venezia and Casoria are marketing names; the recorded entities are Terrace VII to X, Terrace IV to VI, Terrace I to III, Veranda II to IV, Veranda I and Coach Homes II. Di Napoli covers two recorded condominiums, and the MLS name Ponziane covers Corso Bello Drive while The Peninsula is Montiano. We start from the recorded entity, because that is what the buyer’s title work and estoppel will read.
A terrace, a veranda, a coach home and a house are four products. Inside the terraces, the Antonia at 1,194 square feet, the Bellini at 1,232 and the end-unit Celiana at 1,408 are three price points; inside the verandas, the Bromelia, Diangelo and Arabella at 1,414, 1,454 and 1,661; inside the coach homes, the lower Florence at 1,741 and the upper Verona at 2,110 square feet as Lennar sized them. We compare your plan with the same plan first.
Golf changes the buyer pool, the closing charges and the annual bill, so it changes the price. Giaveno, Alberi Acqua, Coach Homes I, Corso Bello, Bella Firenze and Piacere Way are golf-bundled by recorded document; Trevi, Avellino, Casoria and Di Napoli, a Condominium are not; Venezia, Via Veneto, Pavia Court and The Peninsula vary by building or lot. We read the recorded supplement and confirm the estoppel before a number is written.
In a four-story terrace, a fourth-floor golf or lake view and a first-floor preserve view are different homes. In a coach home, the upper plan’s size and tandem garage trade against the lower plan’s two-car garage and no stairs. In the single-family streets, lake, preserve or golf frontage and the lot width matter; our Bella Firenze and Pavia guides record that no home in either plat touches the golf course, whatever the membership.
Treviso Bay was built from 2007 forward, most of it under the 2007 Florida Building Code or later, so the questions are age of the roof, the wind mitigation form and the openings rather than original code. Our Giaveno guide records four of six buildings re-roofed in 2025 and 2026; our Casoria guide records original 2015 to 2017 roofs on every building. On a house, a current four-point and a wind mitigation report on the April 2026 form are part of the valuation file.
Every buyer pays the $7,420 Master Association line and the $750 food minimum; a golf home adds $5,350; a house adds a lawn line of $1,998 to $4,022; a condominium adds its association’s dues; and every home carries a CDD line of $2,288.83 to $5,105.46. A buyer who can carry $15,000 a year and one who can carry $23,000 are shopping different neighborhoods, and your price has to fit the one your home belongs to.
Most Treviso Bay addresses map in Zone AE on the February 2024 panel, at base flood elevations of 8 or 7 feet, and Prima Way and Napoli Court sample in shaded Zone X. The county-filed elevation certificate for your building shows whether the first floor sits above or below today’s base flood elevation, often by hundredths of a foot. That margin changes a buyer’s flood quote, so it changes what the buyer will pay.
Terrace prices peaked in 2022 and have eased since; veranda and coach-home prices climbed into 2025; single-family prices move street by street. We adjust older sales by the direction and size of your own neighborhood’s movement, never by a countywide index, and we say which window every comparable came from.
On 23 September 2026, 28 homes were active, 18 of them terraces, and only one sat between $600,000 and $1,450,000. A terrace valuation has to beat six or seven listings of the same plans; a single-family valuation may have no competition at all on its own street. The final number is the one that wins that comparison, not the one that merely matches the last sale.
Treviso Bay homes are worth from about $400,000 for a Trevi terrace to more than $3 million on Montiano Drive, and each neighborhood has its own evidence. Below are the MLS figures for all twelve neighborhoods and the smaller streets, with each window widened until it reaches ten sales and the sales listed where it never does.

The twelve-month column is the most recent evidence; the widened column is the most reliable. Where the two disagree, as in Via Veneto, the recent sales usually tell a buyer more about today and the widened median about the street’s range.

Trevi at Treviso Bay is 240 non-golf terrace units in eight buildings on Trevi Court, built 2016 to 2019. Its twelve-month median of $407,500 at $322 per square foot is the lowest in the gate, and its guide records the 2026 median to date at $402,500 against a 2022 peak of $535,000. A Trevi unit is worth its plan, floor and view against six other active Trevi listings, and its lower carrying cost, about $14,700 to $15,400 a year, is its strongest line.
Giaveno at Treviso Bay is 180 golf-bundled terrace units in six buildings, built 2015 to 2017. Its twelve-month median is $480,000 at $398 per square foot, 95.2 percent of list and 54.5 median days on market. The same Lennar plans sell about $72,500 higher here than in Trevi at the median, largely for golf. Where the building has one of the 2025 or 2026 re-roofs, that belongs in the valuation.
Alberi Acqua at Treviso Bay is 180 golf-bundled terrace units in six buildings on Acqua Court, the first built, from 2012 to 2014. Its twelve-month median of $500,000 at $406 per square foot and 96.0 percent of list is the highest terrace median in Treviso Bay, and its guide found it the highest-priced mid-rise terrace condominium in ZIP codes 34113 and 34114 on a like-for-like yardstick. The milestone inspection clock starts here, at the end of 2038 and 2039, and the association’s reserve study belongs in the file.
Avellino at Treviso Bay is 144 two-story veranda units with detached one-car garages, built 2015 to 2017, none with golf. Its 24-month median is $566,250 on 14 closings, and the twelve months alone produced seven from $525,000 to $610,000 at a 97.8 percent sale to list. With five active and one pending on 23 September, an Avellino unit is worth its plan, 1,414, 1,454 or 1,661 square feet, and its building’s surveyed flood margin.
Venezia at Treviso Bay is Veranda I, 60 units, where golf is recorded by building: 36 units in three buildings are golf members and 24 in two are not. All five twelve-month closings were golf units, from $695,000 to $834,000, while the non-golf buildings last closed in 2024 at $565,000 to $600,000, per its guide. The 36-month median of $760,000 mixes both, so a Venezia valuation starts from the building.
Casoria at Treviso Bay is Coach Homes II, 68 non-golf coach homes on Casoria Court. Its 36-month median is $754,000 on 12 closings, about $366 per square foot of county-measured area per its guide, and the twelve months produced three at $620,000, $660,000 and $870,000. The same plans sell far higher next door in Coach Homes I with golf, which is why a Casoria valuation must never borrow a Di Napoli comparable.
Di Napoli at Treviso Bay holds 116 golf coach homes in Coach Homes I and 12 larger non-golf homes of 2008 in Di Napoli, a Condominium. Its 24-month median is $1,065,000 on 14 closings; Coach Homes I’s five twelve-month sales ran $825,000 to $1,130,000 at a $980,000 median, per its guide, and the 2008 condominium’s two sold at $1,075,000 and $1,200,000. The two products share a name and a street and not much else.
Via Veneto at Treviso Bay is 47 fee-simple homes, 12 attached villas and 35 detached Lennar houses, with golf on 42. Its 36-month median is $1,412,500 on ten closings, but the three sales of the last twelve months ran $1,050,000 to $1,275,000, and its guide notes a Victoria that sold for $1,750,000 in November 2024 with comparables at $1,050,000 and $1,075,000 in April 2026. A Via Veneto valuation leans on the recent sales.
Pavia at Treviso Bay is 51 Lennar homes on Piacere Way and 11 estate homes on Pavia Court. Its 60-month median is $1,350,000 on 13 closings, and the twelve months produced three Piacere Way sales at $1,275,000 to $1,350,000. Its guide records county values from $837,211 to $1,163,027 on Piacere Way and $2,556,547 to $3,970,992 on Pavia Court, with nothing in between, so a Pavia Court estate is valued from its own few sales and its elevation certificate.
Ponziane at Treviso Bay is 34 golf-bundled Lennar homes on Corso Bello Drive, built 2016 and 2017. Its 24-month median is $2,570,000 on ten closings, and the twelve months produced five from $2,500,000 to $2,865,000 at $887 per square foot. Its guide measured the median resale 135 percent above the original Lennar price after a median hold of 7.2 years. No Corso Bello home was active on 23 September.
Bella Firenze at Treviso Bay is 55 golf-bundled Lennar pool homes on Firenze Circle and Firenze Drive. With only eight MLS closings in 60 months we publish no median; the sales were $2,370,500 and $2,590,000 in May 2022, $2,600,000 in February 2024, $2,525,000 in July 2024, $2,675,000 in October 2024, $2,050,000 in October 2025, $2,250,000 in March 2026 and $2,225,000 in September 2026. Twenty-four of the 55 homes have never resold, per its guide.
The Peninsula at Treviso Bay is 54 homes on Montiano Drive, Court and Place, built 2017 to 2025. Its 60-month median is $3,082,000 on 15 closings, and the twelve months produced two, at $3,050,000 and $3,100,000; its guide records a county sale of $4,400,000 in January 2025 at the top. Golf was elected by buyers here, so each home’s status comes from its estoppel.
The five smaller single-family streets are valued from very few sales. Vercelli reaches ten only over 60 months, 18 closings at a $1,470,000 median (the mean of $1,450,000 and $1,490,000). Italia Way’s MLS record since 2022 is seven closings from $1,450,000 to $2,422,500, one of them a Piacere Way home filed under the Italia name. Rialto Drive’s six ran $1,250,000 to $1,500,000; Siracusa Court’s three $1,300,000 to $1,960,000; and Lipari Court’s four $2,450,000 to $3,450,000, with its guide recording 21 of 27 surveyed Lipari first floors below today’s 8-foot base flood elevation.
Our rule is simple and published: we widen the window from 12 to 24, 36 and 60 months, and stop at the first window with ten or more closings. Where 60 months does not get there, as in Bella Firenze, Italia, Ponte Rialto, Siracusa and Lipari, we list the sales and publish no median. We state the window and the count beside every figure, so a buyer’s agent reading your valuation can check each number against the same record.
Price per square foot at Treviso Bay tells you the building type and the golf line more than the home. Across 82 MLS closings the median was $414.98 per square foot of living area, but the neighborhood medians ran from $322 in Trevi to $910 in The Peninsula, a nearly threefold spread inside one gate.

The MLS figure is the living area a listing agent entered. The county roll measures the building its own way, and the terrace declarations state air-conditioned areas of 1,107 to 1,284 square feet for plans the county measures at 1,194 to 1,408. Every per-foot figure on this page uses MLS living area, and we never restate one system’s figure against another’s denominator.

Small counts are shown for completeness; one or two sales make a per-foot figure an anecdote, not a rate. Read the ladder for its order, not its decimals.
Every non-golf condominium neighborhood sits at the bottom of the ladder and every golf single-family street near the top. Within the terraces the same plans move from $322 in non-golf Trevi to $398 and $406 in golf-bundled Giaveno and Alberi Acqua. Within the coach homes the same plans move from $351 in Casoria to $453 in Di Napoli. The square foot is the same; the deed is not.
Use it inside your own neighborhood and plan only, as a check on the comparable sales rather than a substitute for them. A Bella Firenze home priced at the Ponziane per-foot figure, or a Trevi unit priced at the community’s $414.98, would be wrong in opposite directions by a wide margin. Single-family homes were a quarter of the sales and more than half of the dollar volume, which is exactly why a community average overstates what a condominium is worth and understates what a house is worth.
This is a public record sale from the Southwest Florida MLS, not a McGreevy and Comisar transaction. On 10 September 2026 a Bella Firenze home on Firenze Circle with four bedrooms plus a den, three baths and 2,983 square feet of living area closed at $2,225,000 after 47 days, against a list price of $2,295,000, 96.9 percent of list and about $746 per square foot.
For the next Bella Firenze seller the lessons are specific. The year’s three Bella Firenze sales ran $2,050,000 to $2,250,000, below the $2,525,000 to $2,675,000 of 2024, so the street’s last peak is not today’s comparable. Forty-seven days is a normal pace for a well-priced house here. And with no Bella Firenze home active on 23 September, the next listing has the street to itself for as long as it is priced to the recent evidence.
Collier County’s recorded sales show Treviso Bay transfers that never appear as MLS closings, including a Prima Way home recorded at $1,485,000 in June 2026 and a Venezia golf unit recorded at $875,000 in 2025, both above the MLS sales around them. Our Peninsula guide found the seven highest recorded single-family sales in the plats it checked all on Montiano Drive, led by $4,400,000 in January 2025. A valuation that reads only the MLS will miss the top of the evidence.
The 40 terrace closings ran from $372,500 for a Trevi Antonia to $610,000 for an Alberi Acqua unit in September 2026. Trevi’s 16 clustered between $372,500 and $530,000, with three Antonia plans at $372,500 and $375,000. Giaveno’s 13 ran $450,000 to $600,000 and Alberi Acqua’s 11 from $460,000 to $610,000. Two Trevi units sold at zero days on market, at $435,000 and $375,000, which is what a Trevi unit priced to the evidence does.
Avellino’s seven ran from $525,000 to $610,000, the top two on the 1,661 square foot plan, and Venezia’s five golf-building sales from $695,000 to $834,000. Casoria’s three closed at $620,000 and $660,000 for the lower plan and $870,000 for the upper, two of them in a single day on market. Di Napoli’s Coach Homes I five ran $825,000 to $1,130,000, and the 2008 condominium’s two at $1,075,000 and $1,200,000.
Twenty single-family closings on eight plats ran from $1,050,000 on Vercelli Court and Veneto Lane to $3,100,000 on Montiano Drive. Ponziane’s five at $2,500,000 to $2,865,000 were the most on any street, Bella Firenze and Via Veneto each had three and Pavia three on Piacere Way, while Italia Way and Rialto Drive had one each. The street decided more of the price than the size did: the same 2,818 square foot plan closed at $2,050,000 on Firenze Circle and at $2,500,000 to $2,590,000 on Corso Bello Drive.
Treviso Bay homes took a median 46.5 days to sell across the year’s MLS closings and closed at a median 96.16 percent of list. Verandas and coach homes sold fastest and closest to asking, at 22 days and 97.41 percent; terraces took 54.5 days; single-family homes sold in 25 days but gave up the most, at 94.59 percent.

The median closing gave up about 3.8 percent from list. That is a negotiable market, but not a soft one, and it differs by product: a veranda or coach-home buyer paid a median 97.41 percent, a terrace buyer 96.07 percent and a house buyer 94.59 percent. A list price set from the neighborhood’s evidence gives the buyer less room to argue, which is where most of that gap is kept or lost.

Our arithmetic on the MLS counts. The terraces carry the most supply and the single-family streets the least, which is the single most useful fact for setting a list price in each.
The 18 active terraces asked $365,000 to $539,000, and 13 of them had been listed more than 100 days; the terrace closings of the year ran $372,500 to $610,000. The seven active verandas and coach homes asked $499,000 to $980,111. The three active houses asked $1,450,000 to $1,699,000, on Vercelli Court and Piacere Way. Where the asking range sits above the closing range for the same plan, the listings that sit longest are the ones a buyer uses to negotiate you down.
Seven homes sold at zero days on market, from two Trevi units to a $2,550,000 Corso Bello home, while an Italia Way home took 247 days and a Piacere Way home 260. The fast sales were priced at the evidence on homes that were ready; the slow ones were priced for a market that had moved. On a street with one or two sales a year, the difference between the two is usually the first price published.
Thirty-seven of the year’s 82 closings fell from January to May 2026, and April alone recorded 12, while late summer was slower. Contracts run ahead of closings by weeks, so contracts cluster from late fall through early spring. A valuation done in the autumn gives a seller time to prepare before the season’s buyers arrive.
Price a terrace to win against six or seven listings of the same plans, not to match the last sale. Price a veranda or coach home to the building and golf line, because buyers there pay close to asking for the right unit. Price a house to its own street’s recent sales, knowing that the buyer will negotiate harder and that you may be the only listing on the street. Every one of those is a different number from the community median.
Treviso Bay values rose sharply from 2021 into 2022 and have since split by building type. Terrace medians peaked in 2022 and have eased; veranda and coach-home medians climbed into 2025; single-family medians depend on which streets sold. Across five years the MLS recorded 406 closings.

Trevi’s median has fallen about 25 percent from 2022 to 2026 so far, and Giaveno’s about 12 percent, our arithmetic. Several yearly counts are under ten, so read the direction rather than the exact percentage; the twelve-month medians above are the current evidence.

Venezia’s yearly figures swing with whether golf or non-golf buildings sold, which is the same lesson as its neighborhood section: the building decides the price. Casoria’s slide against Di Napoli’s rise is the golf line widening.
Single-family medians by calendar year were $1,600,000 in 2022 (n=24), $1,550,000 in 2023 (n=21), $2,423,750 in 2024 (n=16), $1,760,000 in 2025 (n=18) and $2,225,000 in 2026 to date (n=17). Those swings describe the mix of streets that sold, not a market that doubled and halved. Street by street, Ponziane’s yearly medians held between $2,487,500 and $2,590,000 from 2023 to 2026, while Via Veneto moved from $1,700,000 in 2024 to $1,075,000 in 2026 on three sales.
The terrace median rose from $427,500 in late 2021 (n=12) to $540,000 in 2022 (n=46), and the community median from $475,000 to $583,500. Bella Firenze moved from resales between $725,000 and $1,199,900 before 2022 to $2,050,000 and above since May 2022, per its guide. For an owner who bought before 2022, almost any sale today is a large gain; for one who bought at the 2022 terrace peak, today’s terrace median is below the purchase price.
A terrace valuation built on the five-year median, $473,750 in Trevi or $535,000 in Giaveno, would overprice today’s unit. Florida’s condominium laws on reserves and structural studies tightened in the same years, and terrace buyers now read the reserve study and the dues before the view. We weight the most recent twelve months most heavily for terraces, and we put the association’s funding position beside the number.

Fewer homes have changed hands each year since 2022 while the community median held near $600,000. With 1,431 homes and 70 to 90 sales a year, about one home in 18 sells in a given year.
Treviso Bay and Fiddler’s Creek are the two large master-planned communities with district financing and a wide product range along US 41 East, and our community guide names Fiddler’s Creek as Treviso Bay’s most structurally comparable neighbor. Treviso Bay is finished; Fiddler’s Creek is still adding homes under a December 2024 approval.

We publish no Fiddler’s Creek fee we cannot source to a primary document. The table supports one decision a buyer can make with confidence: a finished community with a fixed assessment base against one still growing.
A buyer who wants no remaining construction, a recorded golf list that cannot grow and a known district payoff date chooses Treviso Bay; a buyer who wants new construction and can live with a community still adding homes looks hard at Fiddler’s Creek. A Treviso Bay seller whose buyer has toured both should lead with the finished community and the 2037 payoff, because those are the lines Fiddler’s Creek cannot match.
Buyers also tour Isles of Collier Preserve immediately northwest, where golf is not the model, and Lely Resort, the community most often confused with Treviso Bay online, down to neighborhood names that circulate as Treviso Bay’s. A valuation that names your neighborhood correctly, and states its golf status from the record, protects your price from a buyer who has read the wrong list.
It changes which comparables your buyer will bring to the table. A buyer who has priced a new Fiddler’s Creek home will measure a resale here against new-construction warranties and finishes; a buyer who has toured Isles of Collier Preserve will measure the golf line in dollars. We anticipate both in your valuation, so the list price has an answer ready rather than a concession.
Online estimates miss at Treviso Bay because a model cannot read a recorded golf supplement, cannot see five layers of carrying cost as five, blends terraces with houses and cannot measure a flood margin in hundredths of a foot. Several MLS names also do not match the recorded plats, and the models inherit those errors.
The Master Association says golf is “private and exclusive to the properties that have been selected by the developer,” and the recorded supplements prove it building by building in Venezia and lot by lot on Via Veneto, Pavia Court and Lipari Court. An estimate that treats every Venezia unit or every Via Veneto house alike will be wrong on some of them by six figures.
The master line, the food minimum, the golf line, the lawn line or condominium dues, and the CDD line on the tax bill add up to about $13,300 to $23,100 a year depending on the neighborhood, per our guides. The MLS fee field leaves the CDD out, and a model ignores all of it. Your buyer does not.
A model trained on Treviso Bay as one market blends 40 terrace sales at $477,000 with 20 house sales at $2,062,500. The result is too high for a terrace and far too low for a house, and because only one listing sat between $600,000 and $1,450,000 on the pull date, there are few real sales in the middle for the model to lean on.
Our 113 point queries found four flood answers inside one gate, and the county-filed elevation certificates put some first floors a few hundredths of a foot below today’s base flood elevation and others above it. That margin changes the buyer’s flood quote; the model sees one ZIP code.
The fourth-floor golf view, the end-unit Celiana, the veranda garage, the upper coach-home plan, the lake lot and the preserve lot are all invisible to a model that knows only square feet and bedrooms. In a market with three Lennar terrace plans and dozens of identical units, those are exactly the variables that separate one sale from the next.
The MLS files a Piacere Way home under Italia, files Di Napoli’s two condominiums under one name, and a Napoli Lane house can appear under Di Napoli; The Peninsula is Montiano, not Corso Bello; and “Venezia” and “Via Veneto” collide with communities elsewhere in Naples. A model built on names inherits every one of those errors.
Treat it as a rumor your buyer has also heard. Compare it with your own neighborhood’s row in the tables above, ask which sales it used, and request a written valuation that names every comparable, its window and its source. If the estimate and the evidence agree, good; if not, the evidence wins.
Carrying costs change a Treviso Bay price because buyers shop by monthly total, not by list price. Before tax and insurance, a year runs from about $13,321 for a non-golf Via Veneto villa to about $23,100 for a Di Napoli coach home, per our neighborhood guides, and golf status and the CDD line explain most of the spread.

The monthly column is our arithmetic. Every total includes the $7,420 master line, the $750 food minimum and the CDD line for the product; the golf line, the lawn line and condominium dues are included where they apply, as each guide sourced them.
Unlike a bundled club where every home pays the same club bill, Treviso Bay charges golf only to golf homes. So the lowest-priced homes, Trevi’s terraces, also carry some of the lowest yearly totals, while a golf terrace in Alberi Acqua carries more than a golf house on Piacere Way. A valuation that treats the carrying cost as a community constant will misprice both ends.
Deeded golf adds $5,350 a year plus $7,500 once at closing. Over a ten-year hold at today’s rates that is $61,000, our arithmetic and deliberately static; golf dues rose about 24 percent from 2024 to 2026, mostly into reserves. A golf buyer pays that for the course from November through April and for TPC Passport access; a non-golf buyer can still play from May through October at applicable fees, subject to annual change.
The 2026 lawn lines run from $1,998 on the Via Veneto villas to $4,022 in The Peninsula, a two-to-one spread inside one gate, and they moved differently from 2024 to 2026: Ponte Rialto’s rose about 35 percent while Piacere’s fell about 7 percent, our arithmetic on the association’s sheets. A single-family buyer compares these line by line, so the valuation does too.
A buyer who can carry $1,500 a month in association and district charges will pay more for a Trevi or Avellino unit than for a golf terrace at the same list price, and a buyer who wants golf will pay the golf premium only if the rest of the bill fits. We put your home’s yearly total beside your valuation for exactly that reason: it is the number your buyer’s lender and your buyer’s spreadsheet will both see.
Flood and insurance change a Treviso Bay valuation through the buyer’s premium. Most of the community maps in FEMA Zone AE on the February 2024 panel, the county-filed elevation certificates put some first floors just below today’s base flood elevation and others above it, and every sampled point sits in evacuation Zone A.

A margin of a few hundredths of a foot is small in the ground and not small in a flood quote. We read the certificate for your building before we write your number.
Florida’s insurance regulator reports Collier County averages of $5,534 a year for a homeowners policy with wind and $2,271 for a condominium unit-owner policy, as of March 31, 2026, the finest geography any regulator publishes. The roughly $3,263 gap between the two is one reason a terrace or veranda buyer can afford more price for the same monthly budget. Collier County’s Community Rating System Class 5 rating gives eligible flood policies a 25 percent discount, including outside the flood hazard area.
Citizens Property Insurance requires flood coverage on its personal residential policies with wind, reaching every such policy regardless of value on January 1, 2027. Condominium unit-owner policies are exempt. So a single-family, villa or coach-home buyer insured through Citizens will carry flood even in shaded Zone X, while a terrace or veranda buyer will not; the requirement lands on the association’s master policy instead.
All 29 evacuation points we sampled returned Collier County Zone A, the first zone ordered out, so a shaded Zone X owner on Prima Way leaves at the same time as an AE owner on Lipari Court. The evacuation zone does not move value between Treviso Bay homes, but an out-of-state buyer will ask about it, and a valuation that answers plainly keeps the conversation on price.
The condominium layer adds a second association, a second budget and, in the four-story terraces, Florida’s structural integrity reserve study and milestone inspection laws to a Treviso Bay valuation. A buyer reads those documents before the view, so a condominium’s number depends on its association’s file as much as on its plan.

Milestone dates are from Collier County’s registry as our community guide read it, under the county’s 25-year saltwater trigger; database presence is per our Giaveno and Trevi guides. Whether each terrace association completed its study on time is a question for the association, in writing.
Under Florida Statutes 718.112, a terrace association with a structural study can no longer waive reserves for the study’s components, and it must obtain an updated study before adopting a budget whose reserve funding does not match the study’s plan. A buyer’s agent who knows that will ask for both documents; a terrace valuation that already has them is a stronger number.
The verandas and coach homes sit below the three-habitable-story threshold, so no milestone inspection and no structural study apply. They still fund reserves under the general condominium rules unless owners vote otherwise, and their roofs and exteriors still age. We present the exemption as the advantage it is, without implying that a two-story building has no capital needs.
Sixteen sub-associations run the terraces, verandas and coach homes, with managers that have changed in 2025 and 2026, and their rules differ: Terrace IV caps pets under 25 pounds, Terrace II and III declarations cap two under 25 pounds, and Coach Homes I two under 25 pounds, against the master rule of three animals with no weight limit. A buyer with a large dog or a rental plan reads your declaration, so your valuation notes which rules apply.
A buyer will price four changes around Treviso Bay: new commercial approvals on the community’s own US 41 East tract, new retail within a few miles, new apartments on the corridor with no state road capacity programmed, and permanent new conservation land beside Rookery Bay. Inside the gate, the 2027 clubhouse refresh is the largest scheduled change.

Collier County’s Hearing Examiner approved decision HEX 25-50 on December 22, 2025 for Tract FD-1 of the Wentworth Estates MPUD, halving the northern landscape buffer from 15 to 7.5 feet and a side setback from 15 to 7.5 feet, per the county’s hearing minutes, and hearing testimony described a drive-through restaurant for the tract. For most Treviso Bay homes it is a convenience a few minutes away; for a home near the northwest edge, it is a question a buyer will ask.
A Home Depot opened at 11880 Tamiami Trail East in June 2026, about 1.1 miles from the community’s southeast corner, and Costco bought a 25.86-acre site at Rattlesnake Hammock Road and Collier Boulevard in October 2025 for a 162,000 square foot store with a gas station, about three miles north-northeast. A buyer comparing East Naples communities will count those as amenities within a short drive and without a loading dock next door.
The county approved 1,299 homes at Greenway-Fritchey on Greenway Road and 63 rental units at Miceli, about two-thirds of a mile north, in December 2025, and a 328-unit rental community is under construction at US 41 East and Greenway Road. The state’s five-year work program funds no capacity project on US 41 East southeast of downtown Naples through fiscal year 2030. A buyer who drives the corridor in season will price the traffic, and a listing should acknowledge it rather than hide it.
In February 2025, 780.03 acres of wetland between Bayshore Drive, the Isles of Collier Preserve and existing Rookery Bay lands passed into permanent state conservation, managed as part of the reserve. That is a permanent limit on development along the community’s northwest and west side, and for a buyer who values the reserve at the edge, it is a reason to pay for a preserve view.
The club’s project page sets clubhouse construction from May 1, 2027 to a Thanksgiving 2027 target, with the kitchen open and funding from reserves and capital improvement funds, “No additional member assessments will be required to complete this project,” after an owner vote in fall 2026. A buyer who purchases in 2026 or 2027 gets the refreshed building without a special assessment, on the club’s own statement, which is worth saying in a valuation conversation.
A Treviso Bay valuation uses the closed sales of your own neighborhood, building type and golf status first, listed sale by sale where the count is small. Below is every single-family, veranda and coach-home MLS closing of the last twelve months, the evidence a buyer’s appraiser will also reach for.

Golf status is assigned from the recorded declarations and supplements our neighborhood guides cite, by street and building; the estoppel settles any single unit.
The same 1,883 square foot coach-home plan closed at $620,000 and $660,000 in non-golf Casoria and at $825,000, $980,000 and $1,129,000 in golf-bundled Coach Homes I. The same 2,818 square foot single-family plan closed at $2,050,000 on Firenze Circle and $2,500,000 to $2,590,000 on Corso Bello Drive. Those two comparisons, more than any average, are why a Treviso Bay valuation starts from the recorded golf line and the street.
With 40 terrace closings, the terraces are the one product where twelve months of medians are reliable: Trevi $407,500 on 16 at $322 per square foot, Giaveno $480,000 on 13 at $398 and Alberi Acqua $500,000 on 11 at $406. Your valuation lists the sales of your own plan inside those groups, the Antonia, Bellini or Celiana, with floor and view noted, because a first-floor Antonia and a fourth-floor Celiana are not interchangeable even on the same street.
The governance stack shows up in a Treviso Bay valuation as fees, documents and risk: a Master Association that bills every home, a golf club that bills only golf homes, a community development district on the tax bill and, for condominiums, one of sixteen sub-associations. A buyer prices each layer, and a valuation should too.

The Treviso Bay Property Owners Master Association, Inc. is a Florida not-for-profit filed in 2004, document N04000010975, at 9800 Treviso Bay Boulevard, per the Florida Division of Corporations. Treviso Bay Golf Club, Inc., document N11000011890, filed December 30, 2011, is the legal club; “TPC Treviso Bay” is a PGA TOUR brand license, and the club is managed by Troon Privé. The Wentworth Estates CDD is a Chapter 190 special district created by Collier County ordinance in 2004. Single-family homes answer to the first three; condominiums add their own association.

From 2024 to 2026 the master line rose about 10.8 percent, golf dues about 24.1 percent and the golf capital contribution about 87.5 percent, our arithmetic on the association’s own sheets. The food minimum and the standard estoppel did not move.
The Master Association’s FAQ describes two reserves: a statutory reserve sized by a capital replacement reserve study and a non-statutory reserve the board seeded in 2019 with $138,600 from a cable contract, held, in its words, “to avoid the need for special assessments.” We found no special assessment on the public record for the Master Association, the golf club or any sub-association, which is an absence of evidence rather than a guarantee. A buyer asks the estoppel, and so do we.
The district’s FY2027 adopted budget holds the operations line at $1,499.21 per unit, unchanged from FY2026, against a published cap of $1,799.06, and raised its reserve for extraordinary capital and hurricane cleanup by about two-thirds, from $308,580 to $514,480, per our community guide’s reading. The bond debt behind the debt line retires in 2037. A buyer who sees a flat, reserved district budget prices the CDD line as a known cost.
Life inside the gate adds value a buyer can see on a tour: an Arthur Hills course renovated in 2020, a 64,000 square foot clubhouse due for a 2027 refresh, the 15,000 square foot Villa Rilassare, racquet sports open to every owner and Rookery Bay reserve land at the edge. A valuation names each, with what it costs and who gets it.
The Arthur Hills course, with Hal Sutton as player consultant, opened in 2008 and plays about 7,365 yards from the tips at a 77.3 rating and 153 slope, per the club’s tee information. A 2020 renovation rebuilt all 18 greens. The club is private to members from November 1 to April 30; from May through October non-golf owners may play at applicable fees, subject to annual change. That seasonal access is part of what a non-golf buyer is paying for.
Every owner, golf or not, has Villa Rilassare’s resort pool, lap pool, children’s pool, fitness center open 5 a.m. to 11 p.m., studios, spa and salon, plus five satellite pools, tennis with a pro shop and professional, pickleball, bocce and beach volleyball. For a non-golf terrace or veranda buyer, those privileges are the club, and a valuation that forgets them undersells the home.
The Wentworth Dining Room, the Players Grille, the Flag View Bar completed in 2025 and La Brezza Pool Club at the pool carry the $750 annual food and beverage minimum every owner pays. The refresh will relocate the clubhouse bar so it faces the course. Buyers who dine at the club see the minimum as prepaid dinners; buyers who do not see it as a fee.
Every address our guides tested is zoned to Manatee Elementary, Manatee Middle and Lely High, graded A, A and B for 2026. From the gate, by our measured drive times, the emergency room at Physicians Regional on Collier Boulevard is about 12 minutes, Fifth Avenue South about 14 and Southwest Florida International Airport about 58. Treviso Bay is all ages, which widens the buyer pool for a single-family home.
Treviso Bay borders the Rookery Bay National Estuarine Research Reserve, and several golf holes run beside it. There is no marina, dock or Gulf access inside the gate, and the nearest Gulf beaches are a drive away; the free Collier County resident beach parking permit also waives boat ramp parking. A buyer who wants a boat at the house is shopping elsewhere, and a valuation that says so keeps the right buyer in the room.
A Treviso Bay buyer prices five yearly layers and one set of closing charges into every offer: the $7,420 Master Association line and $750 food minimum, $5,350 in golf dues on a golf home, a lawn line or condominium dues, a CDD line of $2,288.83 to $5,105.46 on the tax bill, and $15,799 or $8,299 due to the associations at closing.

The Master Association bills the year by December 1, due December 31. An owner may elect internet only at $362 instead of $885, new on the 2026 sheet. Every home pays the master line and the food minimum; only the 825 golf homes pay the golf line.
A single-family buyer pays a neighborhood lawn line of $1,998 on the Via Veneto villas to $4,022 in The Peninsula, per the 2026 sheet: $3,483 on Corso Bello Drive, $3,401 in Bella Firenze, $2,586 on Piacere Way and $2,527 on Via Veneto. A condominium buyer pays quarterly dues to the association’s manager instead, which no association publishes and which the estoppel states.

Each total is our sum of the district’s $1,499.21 operations line and the debt line for the product, from the FY2027 adopted budget. The debt portion retires with the district’s bonds in fiscal year 2037; the operations line continues. The MLS fee field omits this line, so a buyer who finds it late will subtract it from your price.

Against the earlier 2026 edition of the sheet, the totals are $200 lower, because that edition lacked the set-up fee. A buyer’s lender estimate built on the wrong sheet is $200 short.
On the association’s own sheets, the Master Capital Contribution was $5,000 in 2024 and $7,500 in 2025 and 2026; the Golf Club Capital Contribution was $4,000 in 2024, $5,000 in 2025 and $7,500 in 2026. A golf-home buyer who paid $9,000 across the two lines in 2024 pays $15,000 in 2026, our arithmetic. A buyer who knows that history will mention it in the offer, and your valuation should already have accounted for it.
A buyer’s ad valorem taxes reset to the purchase price after the sale, because Save Our Homes caps follow the owner, not the house, while the CDD line stays at the product’s rate. We do not publish a millage illustration for Treviso Bay on this page; the buyer’s lender will estimate from the price. What matters for your valuation is that a buyer at a higher price carries a higher bill than you do.
A Treviso Bay seller owes the buyer the disclosures that match what the seller owns: the Florida Statutes 720.401 summary before contract on a single-family home under the Chapter 720 Master Association, the Chapter 718 resale package on a terrace, veranda or coach home, and on every home the flood disclosure, the property tax summary and known material facts.
Florida Statutes 720.401 says a prospective parcel owner “must be presented a disclosure summary before executing the contract for sale,” and on a resale the parcel owner supplies it. If it is not delivered, the buyer may void the contract within three days after receiving it or before closing, whichever comes first. For a Corso Bello, Piacere Way, Firenze Circle, Veneto Lane or Montiano Drive seller, this is the duty.
Section 720.401(2) says the section does not apply to associations regulated under Chapter 718. A Treviso Bay terrace, veranda or coach-home owner belongs to a Chapter 718 condominium association and also sits inside the Chapter 720 Master Association, so which duty governs depends on what you own. A condominium seller follows Florida Statutes 718.503, and the careful course is to deliver the master summary as well. Confirm your own duty with your closing agent or attorney. A terrace, veranda or coach-home buyer is entitled to the declaration, articles, bylaws and rules, the annual financial statement and budget, the association’s frequently asked questions document and a state governance form, and in the four-story terraces the structural integrity reserve study. A resale contract signed before the core documents arrive is voidable for 7 days, excluding weekends and legal holidays, after the buyer signs and receives them.
A single-family sale needs the Master Association’s estoppel, $299 standard or $418 rush on the fee sheet; a condominium sale also needs the condominium association’s, under Florida Statutes 718.116. The master estoppel is also where golf status and the prorated share of the year’s assessment are stated. In Collier County practice the seller customarily pays for both.
Florida Statutes 689.302 requires a flood disclosure at or before contract, covering flood insurance claims, federal flood assistance and known flooding during your ownership. Florida Statutes 689.261 requires a property tax disclosure summary warning the buyer not to rely on your taxes. Florida Statutes 190.048 prescribes the community development district disclosure for certain sales; we disclose the Wentworth Estates CDD line on every Treviso Bay listing regardless.
Under Johnson v. Davis, a Florida seller must disclose known facts that materially affect value and are not readily observable. At Treviso Bay the recorded record already shows the neighborhood covenants still of record on Corso Bello Drive, Pavia Court and Via Veneto, the condominium declarations that set stricter pet and lease rules, and the county-filed elevation certificates for each building. Better that each comes from you.
Seven things move a Treviso Bay number before you list: the roof and wind mitigation file, the flood file and elevation certificate, the condominium file of reserves and insurance, golf status in writing, timing against the season, a tenant in place and the showing plan at the gate. Each is something a seller controls.
On a house, a four-point inspection and a wind mitigation report on the state’s form OIR-B1-1802, revised April 1, 2026, let a buyer price insurance during the inspection period rather than at underwriting. Secondary water resistance is the credit most 2008 to 2015 homes lack until a re-roof. In a condominium, the roof is the association’s, and its age and replacement plan belong in the reserve schedule a buyer receives.
Get the county-filed elevation certificate for your building, and a surveyor’s certificate if the county does not hold one. Where the first floor sits a few hundredths of a foot below today’s base flood elevation, the buyer’s flood quote will reflect it, and a buyer who hears it from you first weighs it calmly. Collier County’s physical map revision is projected for adoption between August and October 2026, so we re-check the zone at listing.
In a terrace, the structural integrity reserve study, its funding plan and whether the current budget matches it are the documents a buyer’s agent now asks for first. In every condominium, the master policy, the hurricane deductible in dollars, any assessment and the current dues complete the file. Assembling it before you list removes the question most likely to stall a contract.
Because golf was assigned parcel by parcel, and elected by buyers in The Peninsula, the listing should state golf only after the estoppel or the recorded supplement confirms it. A wrong golf line on a listing is a price problem at best and a contract problem at worst.
Closings cluster from January to May, and a listing that is photographed, documented and priced in the autumn meets the season’s buyers when they arrive. In the off season, the club’s summer posture closes some dining rooms, so the showing story leads with what is open.
The Master Association allows leases of the entire home for at least 30 days, no more than four a year, and several neighborhoods cap leasing at two a year. A tenant in place narrows showings and the buyer takes the home subject to the lease; where you can, match the lease end to the expected closing.
State the recorded entity beside the marketing name: Terrace VII to X for Trevi, Veranda I for Venezia, Coach Homes II for Casoria, and Montiano for The Peninsula. A buyer’s attorney, lender and insurer will read the recorded name, and a listing that matches it avoids the delays a mismatch causes at title.
Every buyer enters through the gatehouse on an authorization set up in advance. A showing plan built around guest access, with names confirmed ahead and an agent on site for an owner out of state, turns the gate from an obstacle into part of the story.

Over the twelve months to 23 September 2026, MLS medians ran from $407,500 in Trevi to $2,590,000 on Corso Bello Drive, and building-type medians were $477,000 for terraces, $787,500 for verandas and coach homes and $2,062,500 for houses. Because they blend sales they cannot tell apart: golf and non-golf units, terraces and houses, and MLS names that do not match the recorded plats. The same coach-home plan sells hundreds of thousands apart on either side of a recorded golf line, and no automated model reads the line.
The MLS recorded 82 closings from $372,500 to $3,100,000, $75,307,000 in volume and a $570,000 median: 40 terraces at a $477,000 median, 22 verandas and coach homes at $787,500 and 20 houses at $2,062,500.
The median across 82 MLS closings was $414.98 per square foot of living area, but neighborhood medians ran from $322 in Trevi to $887 on Corso Bello Drive and $910 in The Peninsula. Use the figure only inside your own neighborhood and plan.
The MLS median was 46.5 days on market: 22 for verandas and coach homes, 25 for houses and 54.5 for terraces. Seven homes sold at zero days. Add a contract period for one or two estoppels and any association approval.
On 23 September 2026 the MLS showed 28 active listings, 18 of them terraces, and five pending. Only one active listing sat between $600,000 and $1,450,000, and no Casoria, Ponziane, Bella Firenze, Via Veneto or Peninsula home was for sale.
Trevi’s twelve-month MLS median is $407,500 on 16 closings at $322 per square foot, from $372,500 to $530,000. Trevi carries no golf, so it is the lowest-priced and lowest-cost way into Treviso Bay.
Giaveno’s twelve-month median is $480,000 on 13 closings and Alberi Acqua’s $500,000 on 11, at $398 and $406 per square foot. Both are golf-bundled by recorded document, which is most of their premium over Trevi.
Avellino’s 24-month median is $566,250 on 14 closings, with the last twelve months at $525,000 to $610,000. Venezia’s golf-building units sold at $695,000 to $834,000 in the last twelve months; its non-golf units last sold at $565,000 to $600,000 in 2024, per its guide.
Di Napoli’s 24-month median is $1,065,000 on 14 closings, with Coach Homes I at a $980,000 twelve-month median on five sales. Casoria’s 36-month median is $754,000 on 12. The same plans, split by a recorded golf line.
Ponziane’s 24-month median is $2,570,000 on ten closings; Bella Firenze’s eight sales in five years ran $2,050,000 to $2,675,000; and The Peninsula’s 60-month median is $3,082,000 on 15 closings, with the last two at $3,050,000 and $3,100,000.
Via Veneto’s 36-month median is $1,412,500 on ten closings, but its three most recent sales ran $1,050,000 to $1,275,000. Pavia’s 60-month median is $1,350,000 on 13, with the last three Piacere Way sales at $1,275,000 to $1,350,000.
Terrace prices are below their 2022 level: the terrace median was $540,000 in 2022 and $480,000 in 2026 to date. Veranda and coach-home prices rose into 2025 and eased slightly in 2026. The trend differs by neighborhood and golf line, so read your own row.
Yes. Golf-bundled terraces sell above non-golf Trevi on the same plans, Venezia’s golf buildings sell above its non-golf buildings, and Coach Homes I sells far above Casoria on the same plans. Buyers weigh that against $5,350 a year and a $7,500 golf contribution.
Order the estoppel certificate from the Master Association office, which states it, or read the recorded Golf Club Declaration and its supplements at the Collier County Clerk. Do not rely on a previous listing.
The buyer, on the 2026 fee sheet: $7,500 to the Master Association on every resale and $7,500 to the Golf Club on a golf home, plus the $50 application, the $250 Rookery Bay fee and the $200 set-up fee. Your buyer counts them when setting an offer.
It shapes it. The Wentworth Estates CDD line, $2,288.83 to $5,105.46 a year, rides on the tax bill and the MLS fee field leaves it out. Disclosed up front with its 2037 debt payoff, it is a line item; discovered late, it becomes a price reduction.
If you are homesteaded, your buyer’s assessment will usually be higher, because Save Our Homes caps follow the owner and the assessment resets after a sale. The CDD line on the same bill stays at your product’s rate.
Most likely Zone AE, at a base flood elevation of 8 or 7 feet; 82.3 percent of our 113 sampled points were in the Special Flood Hazard Area. Prima Way and Napoli Court sampled entirely in shaded Zone X. Your elevation certificate and a lender determination settle any single home.
It can. Several terrace, veranda and coach-home buildings have first floors a few hundredths of a foot below today’s 8-foot base flood elevation, and others sit above. The difference shows up in the buyer’s flood quote, so a valuation reads it.
Only the ten four-story Terrace associations, which are subject to both laws, with first milestone inspections due from the end of 2038. The verandas, coach homes and Di Napoli, a Condominium are two stories and exempt from both.
A single-family seller delivers the Chapter 720 disclosure summary before contract; a condominium seller delivers the Chapter 718 resale package. Every seller delivers the flood disclosure and the property tax disclosure summary.
Every resale buyer completes the Master Association’s buyer application, with a $50 resale fee on the fee sheet, and condominium associations run their own processes. We request each package before listing.
Thirty-seven of the year’s 82 MLS closings fell from January to May, so contracts cluster from late fall to early spring. Be ready in the autumn, with the valuation, the documents and golf status done.
You can, subject to the lease. A tenant limits showings, the buyer takes the home subject to the lease, and during a transfer your own club privileges are rescinded. Aim to end the lease near the expected closing.
Only on the Master Association’s terms: the whole home, at least 30 days, no more than four leases a year, with two-a-year caps on some streets and a paid transfer before a tenant can use any amenity. Short-term rental income is not available.
The negotiated commission, documentary stamp tax at $0.70 per $100, one or two estoppel fees, a municipal lien search and prorated taxes and CDD, offset by the buyer’s credit for your prepaid assessment. In Collier County the buyer customarily pays the owner’s title policy.
No. Treviso Bay is all ages, which widens the buyer pool, particularly for single-family homes. The master rules address children at the pool, and the club runs a summer sports camp.
Before tax and insurance, about $13,321 a year for a non-golf Via Veneto villa to about $23,100 for a Di Napoli coach home, per our neighborhood guides. Every total includes the $7,420 master line, the $750 food minimum and the CDD line; golf homes add $5,350, houses a lawn line and condominiums their dues.
Usually, on the same plan, and it also costs its owner less every year. Trevi sells below Giaveno and Alberi Acqua, Casoria below Coach Homes I and Venezia’s non-golf buildings below its golf buildings, while their owners pay no $5,350 golf line and their buyers no $7,500 golf contribution. Price the whole package, not only the price.
It removes a question from the buyer’s list and often from the reserve schedule, which is worth money in a market where terrace buyers read the reserve study first. Four of Giaveno’s six buildings carry 2025 and 2026 re-roof permits, per its guide; where your building has one, it belongs in the valuation and the listing.
It helps more than it hurts. The club plans the work from May 1, 2027 to a Thanksgiving 2027 target, funded from reserves and capital improvement funds without a member assessment, per its project page. A buyer gets a refreshed clubhouse without a bill for it, at the cost of a disrupted summer in 2027.
The debt portion of the Wentworth Estates CDD line, $789.62 a year on a terrace to $3,606.25 on a 150-foot lot, ends with the bonds in fiscal year 2037, while the operations line continues. A buyer holding past 2037 sees the bill fall, and a valuation can say so with the district’s own schedule.
Yes. Collier County’s recorded sales include transfers the MLS never showed, such as a Prima Way home recorded at $1,485,000 in June 2026 and a Venezia golf unit at $875,000 in 2025. We read both systems and dedupe by parcel and date, so your valuation does not miss the top of the evidence.
Yes. Every one of the 29 evacuation points we sampled returned Collier County Zone A, the first zone ordered out, whatever the flood zone. Check your exact address in the state’s Know Your Zone lookup before you rely on any summary.

From the sales of the same Lennar plan, the Antonia, Bellini or Celiana, in the same terrace group and golf status, adjusted for floor, view and condition, then tested against the six or seven listings of the same plans a buyer will tour. The association’s reserve study and dues sit beside the number, because terrace buyers now read them first.
Because golf is recorded by building. Three buildings, 36 units, are golf members and two, 24 units, are not, under the recorded Veranda I declaration. The last twelve months’ five closings were all golf units at $695,000 to $834,000, while the non-golf buildings last sold at $565,000 to $600,000 in 2024, per its guide.
Yes. The MLS files 116 golf-bundled Lennar coach homes in Coach Homes I and 12 larger 2008 homes in Di Napoli, a Condominium, which carries no golf, under one name. A Di Napoli valuation starts by stating which of the two your home belongs to.
No. The Peninsula is 54 homes on Montiano Drive, Court and Place; Ponziane is 34 Lennar homes on Corso Bello Drive, the road you drive to reach The Peninsula. The 2021 restated Master Declaration lists them as separate neighborhoods, and their prices, builders and golf rules differ.
On the 2026 fee sheet it is a buyer charge at closing, alongside the $7,500 Master Capital Contribution, the $50 application and the $200 set-up fee. Our guides trace it to the Master Declaration’s environmental grant fee for the reserve. A contract can shift any charge, so read your own.
Very little about your own home. It is the mean of two middle sales among 82 that ran from $372,500 to $3,100,000 across terraces, verandas, coach homes and houses. Your neighborhood’s row, your plan and your golf status tell you far more, and a written valuation puts them together.
It will if the price is built from the same evidence an appraiser uses: closed sales of your neighborhood, plan and golf status within six to twelve months, widened where the street is thin. We assemble that set before you list, so a financed buyer’s appraisal meets the number rather than cutting it.
Fix what a buyer’s inspector or insurer will flag, such as roof items, openings and anything on the four-point, and present the rest cleanly. In a terrace, a buyer pays for plan, floor, view and the association’s file more than for new finishes; in a house, a kitchen and a pool can move the number, and we will say by how much the sales support.
Whenever your neighborhood records a new sale or a new listing of your plan, and at least once a season. In the terraces that can mean monthly, because 40 sold in a year; on Corso Bello Drive or Firenze Circle a single sale can reset the evidence. We refresh a valuation for any owner who asks, at no cost, with the new sale named and dated beside the old ones.
Yes, measurably, when the recorded sales show it. Our Bella Firenze guide counts homes backing onto preserve, an interior lake or a perimeter lake, and none onto the course; in the terraces an upper-floor golf or lake view is a different product from a lower-floor view with less to see.
