What Makes Selling in Treviso Bay Different?

Selling in Treviso Bay differs from a typical Naples sale in five ways: three building types trade as separate markets, golf is recorded parcel by parcel rather than by neighborhood, a buyer brings $15,799 or $8,299 to the associations at closing, the carrying cost has five layers including a district line on the tax bill, and flood answers change street by street.

Twelve Neighborhoods, Three Building Types, One Gate

Behind the one gatehouse on Treviso Bay Boulevard sit ten four-story terrace condominiums of 30 units per building, four two-story veranda condominiums, two coach-home condominiums plus a 12-unit 2008 condominium on Prima Way, and roughly 400 single-family homes on their own recorded plats, per the Master Association’s count of 1,431 homes and the county’s own address and parcel records. The Southwest Florida MLS files them under three building designs: Mid Rise, Low Rise and Single Family. Over the last twelve months their medians were $477,000, $787,500 and $2,062,500. A Trevi condominium and a Montiano Drive estate share a gate, a clubhouse and a CDD, and nothing else a pricing model can use.

Golf Is Recorded, Not Assumed

“825 properties in Treviso Bay are bundled with Golf Membership. There are NO additional Golf memberships available,” says the Master Association’s 2025 owner FAQ. The selection was made parcel by parcel, and the recorded condominium declarations and golf supplements show it: every Giaveno and Alberi Acqua unit is golf-bundled, no Trevi, Avellino or Casoria unit is, and Venezia splits by building. Your buyer’s first question is whether your home carries golf, and the answer changes both the closing math and the annual bill by thousands of dollars.

A Buyer Wires $15,799 or $8,299 Before the Price

On the Master Association’s 2026 Annual Fee Sheet, revised May 11, 2026, a resale buyer pays a $7,500 Master Capital Contribution, a $50 resale application, a $250 Rookery Bay fee, a $299 estoppel fee and a new $200 post-closing set-up fee, and a golf-bundled home adds a $7,500 Golf Club Capital Contribution. That is $15,799 on a golf home and $8,299 on a non-golf home, our arithmetic on the sheet. In 2024 the two capital contributions totalled $9,000; in 2026 they total $15,000, and your buyer will do that arithmetic on your listing.

Five Layers of Carrying Cost, One of Them on the Tax Bill

Every owner pays the $7,420 Master Association assessment and the $750 annual food and beverage minimum. A golf home adds $5,350 in golf dues. A single-family home adds a neighborhood lawn line of $1,998 to $4,022; a condominium adds its own association’s quarterly dues, which no association publishes. And every home carries a Wentworth Estates CDD assessment on the Collier County tax bill, $2,288.83 on a terrace condominium to $5,105.46 on a 150-foot lot for FY2027. The MLS “total recurring fees” field leaves the CDD out, so the number your buyer sees on a portal is short.

Four Flood Answers and One Evacuation Order

Our 113 FEMA point queries across 28 internal streets returned four zone and base flood elevation combinations inside one gate: Zone AE at 8 feet, Zone AE at 7 feet, shaded Zone X and unshaded Zone X, on panel 12021C0603J effective February 8, 2024. All 29 evacuation points we sampled returned Collier County Zone A. The flood file on your own building, down to the county-filed elevation certificate, is a pricing document here, and the right answer for a Di Napoli coach home is not the right answer for a Casoria coach home two streets away.

Is Now a Good Time to Sell in Treviso Bay?

For a home priced to its own subdivision and building type, yes. The Southwest Florida MLS shows 82 Treviso Bay closings in the trailing twelve months, $75,307,000 in volume, a 46.5-day median on market and about 4.1 months of supply. Buyers still negotiate: the median closing reached 96.16 percent of list, and the terraces carry the most supply.

Every row sits in City NAPLES and the MLS development TREVISO BAY. Where a subdivision has fewer than ten closings in twelve months we show the range or every sale rather than a median, because a median of three is not a market rate; the neighborhood section below widens each window until it reaches ten. Price per square foot is the median of each sale’s own ratio on the living area the listing agent entered.

How the Parity Rule Works on These Medians

When a count is even, the median is the mean of the middle pair, and we show the pair so anyone can check it. The community’s 82 closings give $570,000 from $567,500 and $572,500; the median time on market of 46.5 days is the mean of 46 and 47 across the 78 closings that carry a days-on-market figure; and the 96.16 percent sale-to-list is the mean of 96.12 and 96.19 percent. Trevi’s 16 give $407,500 from $405,000 and $410,000. Giaveno’s 13 and Alberi Acqua’s 11 are odd counts, so each of those medians is an actual sale.

Months of supply is active listings divided by the monthly closing pace, our arithmetic. One Giaveno active listing is filed as Low Rise in the MLS; we count it with the terraces, where it belongs. The single-family homes are scarce and sell quickly, but they give up the most off list; the terraces hold price better than houses and take twice as long.

Where Today’s 28 Active Listings Sit

On September 23, 2026 the 28 active listings ran from $365,000 to $1,699,000, at a median list price of $518,500 (the mean of $513,000 and $524,000) and a median of 96.5 days on market. Trevi had seven, from $365,000 to $539,000; Giaveno six, from $489,000 to $525,000; Alberi Acqua five, from $439,000 to $525,000; Avellino five, from $499,000 to $599,000; and Venezia one, a non-golf unit at $525,000. Above them sat one Di Napoli coach home at $980,111, two Vercelli homes at $1,450,000 and $1,699,000 and one Piacere Way home at $1,699,000. Five more were pending, from a Trevi unit at $419,000 to a Montiano Drive estate at $3,385,000.

The Middle of the Market Is Nearly Empty

Twenty-four of the 28 active listings asked less than $600,000, and only one sat between $600,000 and $1,450,000, while 26 of the year’s 82 closings landed in that band. No Casoria, Ponziane, Bella Firenze, Via Veneto, Peninsula, Italia, Ponte Rialto, Siracusa or Lipari home was for sale that day. If you own in one of those streets, you are the supply, and that is a pricing position to understand before you list rather than after.

Seven Closings at Zero Days on Market

Seven of the year’s closings recorded zero days on market, which in practice means the home sold as it was listed: a Ponziane home on Corso Bello Drive at $2,550,000 in August 2026, a Piacere Way home at $1,350,000 in July 2026, two Di Napoli coach homes at $825,000 and $980,000, a Venezia golf unit at $805,000, and two Trevi units at $435,000 and $375,000. What they share is a price the market already accepted on a home that was ready, and in the single-family streets, a buyer who had been waiting for that exact street to produce a listing.

Terrace Supply Is the Seller’s Headwind

The 18 active terrace listings against 40 terrace closings a year is about 5.4 months of supply, and 13 of those 18 had been listed for more than 100 days. In Trevi, one unit asking $365,000 had been on the market 258 days. A terrace seller competes with every unit of the same Lennar plan listed in three neighborhoods at once, the Antonia at 1,194 square feet, the Bellini at 1,232 and the Celiana at 1,408, so the price has to win the comparison on the day a buyer walks all of them.

How Have Treviso Bay Prices Moved Since 2021?

Treviso Bay prices rose sharply from 2021 into 2022 and have since moved differently by building type: terrace medians eased back from their 2022 peak, veranda and coach medians climbed into 2025, and single-family medians swing with which streets sold. Across the five-year Southwest Florida MLS record, 406 homes closed.

The terrace median in 2026 so far sits about 11 percent below its 2022 level, our arithmetic, in the same years Florida’s condominium reserve and inspection laws tightened; the low-rise median rose about 27 percent from 2022 to 2025. The single-family figures jump because a year with more Ponziane, Bella Firenze and Peninsula sales reads higher than a year led by Piacere Way and Via Veneto; the subdivision tables below are the honest yardstick.

The Terraces Off Their Peak

Trevi’s five-year MLS median is $473,750 (n=88, the mean of $472,500 and $475,000) against $407,500 in the last twelve months, and its guide records a 2022 peak median of $535,000. Giaveno’s 60-month median is $535,000 (n=57) against $480,000 now, and Alberi Acqua’s is $541,500 (n=50, the mean of $535,000 and $548,000) against $500,000. For a terrace seller the lesson is that the last twelve months, not the five-year average, set your buyer’s expectation.

The Coach Homes Split by Golf

Di Napoli’s Coach Homes I and Casoria’s Coach Homes II are the same Lennar product on the same two plans. Di Napoli is golf-bundled by recorded document and Casoria is not, and our Casoria guide measured matched resales of the same plan running about $40,500 apart through 2021 and about $274,375 apart since 2022. Over 36 months Casoria’s MLS median is $754,000 (n=12, the mean of $750,000 and $758,000), while Di Napoli’s 24-month median is $1,065,000 (n=14, the mean of $1,055,000 and $1,075,000).

Where the Single-Family Streets Have Gone

Bella Firenze shows the move most cleanly: its guide records every resale from 2014 to 2021 between $725,000 and $1,199,900, and every resale since May 2022 between $2,050,000 and $2,675,000. Ponziane’s guide measured the median Corso Bello resale 135 percent above its original Lennar price. Via Veneto has come off its 2024 peak, with a home that sold for $1,750,000 in November 2024 now facing comparables at $1,050,000 and $1,075,000 from April 2026. A single-family valuation here is a street-by-street exercise.

Which Recent Treviso Bay Sales Matter Most to Your Price?

The Treviso Bay sales that matter most are the ones in your own subdivision, building type and golf status. Only the three terrace neighborhoods recorded ten or more MLS closings last year, so for every veranda, coach home and single-family street we list the sales rather than pretend a median of three is a market rate.

Living area is the figure the listing agent entered in the MLS, not the county’s measurement. The July 17 Peninsula sale was entered as a sold data entry without a days-on-market figure, so it counts in prices and not in time. We publish no addresses or unit numbers beyond the street.

What the Single-Family Table Says About Streets

Twenty single-family closings on eight different plats ran from $1,050,000 on Vercelli Court to $3,100,000 on Montiano Drive, and the street, not the square footage, explains most of it. The same 2,818 square foot Lennar plan closed at $2,050,000 on Firenze Circle and at $2,500,000 to $2,590,000 on Corso Bello Drive within twelve months. A single-family seller who is priced from a community per-foot figure will be wrong by hundreds of thousands of dollars in one direction or the other.

Golf status is read from the recorded declarations and golf supplements summarized in each neighborhood guide, and assigned by street and building; the estoppel settles it for any one unit. The two largest Di Napoli sales, at 2,463 and 3,337 square feet on Prima Way, are homes of Di Napoli, a Condominium, the 2008 building the MLS files under the same name as Coach Homes I; the other five are Coach Homes I, at a $980,000 median.

The Coach-Home Lesson: Golf, Not Floor Plan

On the 1,883 square foot lower coach-home plan, Coach Homes I sold at $825,000, $980,000 and $1,129,000 with golf, while Casoria’s identical plan sold at $620,000 and $660,000 without it. That gap, which our Casoria guide measured at about $274,375 on matched resales since 2022, is the recorded golf membership, the $7,500 golf capital contribution and $5,350 of annual golf dues, priced by buyers. A Casoria seller should never be priced from a Di Napoli sale, and a Di Napoli seller should expect the buyer to know exactly why the number is higher.

The Terrace Closings, Read by Plan and Golf

The 40 terrace closings split cleanly by golf status. Trevi, whose four recorded declarations say golf “is not appurtenant” to any unit, closed 16 at a $407,500 median and $322 per square foot. Giaveno and Alberi Acqua, both golf-bundled by recorded document, closed 13 at $480,000 and $398, and 11 at $500,000 and $406. The three neighborhoods sell the same Lennar Antonia, Bellini and Celiana plans, so the $72,500 to $92,500 gap between Trevi’s median and the other two is, in large part, golf and building age.

The Most Recent Public Sale, Worked Through

This is a public record sale from the Southwest Florida MLS, not a McGreevy and Comisar transaction. The most recent Treviso Bay closing in the pull was a Ponziane home on Corso Bello Drive on September 15, 2026. The listing showed four bedrooms plus a den, four baths and 3,659 square feet of living area. It was listed at $2,865,000 and closed at $2,750,000 after 20 days on market, 96.0 percent of list and about $752 per square foot of living area.

Three lessons follow for the next Corso Bello seller. First, the five Ponziane closings of the year ran $2,500,000 to $2,865,000, and the two largest homes, at 3,542 and 3,659 square feet, set the top; size still matters on a street where every home is golf-bundled. Second, 20 days is close to the street’s 16-day median, so a price near the evidence sells in weeks, while the $2,500,000 sale took 96 days. Third, no Ponziane home was listed on September 23, so the next seller has the street to themselves until someone else lists.

The Top Sales of the Year, and What They Took

The two highest closings of the year were on Montiano Drive in The Peninsula: $3,050,000 for 3,585 square feet in April 2026 after 201 days, and $3,100,000 for 3,196 square feet in July 2026. Our Peninsula guide records the seven highest single-family sales in the Treviso Bay plats it checked all on Montiano, led by a county-recorded $4,400,000 sale in January 2025. At the top of this market, a buyer is choosing between very few homes, and patience on price has been rewarded as often as it has been punished.

Sales the MLS Did Not See

Collier County’s recorded sales include Treviso Bay transfers that never appear as MLS closings, among them a Prima Way home recorded at $1,485,000 in June 2026 and a Venezia golf unit recorded at $875,000 in 2025, both higher than the MLS closings around them. An agent who reads only the MLS will price below what the county record shows buyers have paid. We read both, dedupe them by parcel and date, and tell you which sale came from which system.

What a Buyer’s Appraiser Will Reach For

A lender’s appraiser looks first for closed sales of the same subdivision, plan and golf status within the last six to twelve months. At Treviso Bay that often means one or two sales, and on some streets none. We assemble that comparable set before you list, including the older sales and the matched-plan neighbors an appraiser will be forced to use, such as Giaveno for Alberi Acqua or Avellino for a non-golf Venezia unit, so the price we recommend is one a financed buyer’s appraisal can support.

Selling in Trevi at Treviso Bay

Trevi at Treviso Bay is Terrace VII, VIII, IX and X, four condominiums of 60 units each in eight four-story buildings on Trevi Court, built by Lennar from 2016 to 2019. Section 10.1 of all four recorded declarations says golf is not appurtenant to any unit, so a Trevi buyer pays no golf dues and no golf capital contribution. Trevi is the most liquid market in the gate: 16 MLS closings in the last twelve months at a $407,500 median (the mean of $405,000 and $410,000) and $322 per square foot, with seven active listings on September 23. Its guide puts the true carrying cost at about $14,700 to $15,400 a year before tax and insurance. The fact that moves a Trevi price is supply: with seven competing listings of the same three plans, the best-presented unit at the sharpest price sells and the rest wait.

Selling in Giaveno at Treviso Bay

Giaveno at Treviso Bay is Terrace IV, V and VI, 180 units in six four-story buildings, built 2015 to 2017. Every Giaveno unit is golf-bundled by recorded supplemental declaration, and the last twelve months produced 13 MLS closings at a $480,000 median (an actual sale) and $398 per square foot, with six active. Four of the six buildings carry 2025 and 2026 re-roof permits, per its guide, and all three associations appear in the state’s public structural integrity reserve study database. A Giaveno seller’s case is golf at a terrace price, stated with the true carrying cost of about $20,190 to $21,200 a year and the new roof, where the building has one.

Selling in Alberi Acqua at Treviso Bay

Alberi Acqua at Treviso Bay is Terrace I, II and III, 180 units in six four-story buildings on Acqua Court, the first terraces built, from 2012 to 2014. Every unit is golf-bundled by recorded document, and the last twelve months produced 11 MLS closings at a $500,000 median (an actual sale), $406 per square foot and 96.0 percent of list, the highest terrace median in the gate. Its first milestone inspections come due at the end of 2038 and 2039, the earliest in Treviso Bay. An Alberi Acqua seller should put the association’s structural integrity reserve study and funding plan in the listing package, because the buyer’s agent will ask for both.

Selling in Avellino at Treviso Bay

Avellino at Treviso Bay is Veranda II, III and IV, 144 units in twelve two-story buildings on Avellino Way, built 2015 to 2017, each with an assigned detached one-car garage. No Avellino unit carries golf under Section 10.1 of each declaration. The MLS window widens to 24 months to reach ten sales: 14 closings at a $566,250 median (the mean of $565,000 and $567,500), and the last twelve months alone produced seven from $525,000 to $610,000. With five active listings and one pending on September 23, an Avellino seller is pricing into competition, and the garage, the plan (1,414, 1,454 or 1,661 square feet) and the building’s surveyed flood margin are what separate one unit from the next.

Selling in Venezia at Treviso Bay

Venezia at Treviso Bay is Veranda I, 60 units in five two-story buildings on Venezia Circle, built in 2013 and 2014, and golf is recorded by building: the three buildings at 9836, 9840 and 9844 Venezia Circle (36 units) are golf members, and the two at 9828 and 9832 (24 units) are not. The MLS window widens to 36 months: 14 closings at a $760,000 median (the mean of $750,000 and $770,000). All five closings of the last twelve months were golf units, from $695,000 to $834,000, while the only active listing was a non-golf unit at $525,000. A Venezia seller’s first line is which building the unit sits in, because that decides the buyer pool and roughly $200,000 of price.

Selling in Di Napoli at Treviso Bay

Di Napoli at Treviso Bay is two condominiums under one MLS name: 116 Lennar coach homes in Coach Homes I, built 2012 to 2015 and golf-bundled by recorded document, and 12 larger Taylor Morrison homes of 2008 in Di Napoli, a Condominium, whose declaration grants no golf. The MLS window widens to 24 months: 14 closings at a $1,065,000 median (the mean of $1,055,000 and $1,075,000). Every Di Napoli building point is in shaded Zone X on the 2024 map, per its guide, although four south-row Napoli Lane footprints clip an AE edge. A Di Napoli seller is selling coach-home scarcity near $1 million, and the listing must say which of the two condominiums the home belongs to.

Selling in Casoria at Treviso Bay

Casoria at Treviso Bay is Coach Homes II, 68 Lennar coach homes in 17 two-story buildings on Casoria Court, sold new from 2015 to 2017 and recorded without golf. The MLS window widens to 36 months: 12 closings at a $754,000 median (the mean of $750,000 and $758,000), and the last twelve months produced three at $620,000, $660,000 and $870,000. Its guide records no roof or structural permit since 2020 and the original roofs on every building. A Casoria seller’s pitch is the coach-home floor plan and garage at about $300,000 less than the golf twin next door, with a carrying cost of about $18,140 a year and no golf dues.

Selling in Ponziane at Treviso Bay

Ponziane at Treviso Bay is Corso Bello Drive: 34 Lennar homes built in 2016 and 2017, every one golf-bundled by recorded supplement, with Lipari Court’s 28 homes in the same 2006 plat. The MLS window widens to 24 months: 10 closings at a $2,570,000 median (the mean of $2,550,000 and $2,590,000), and the last twelve months produced five at $2,500,000 to $2,865,000 and $887 per square foot, which its guide found to be the highest per-foot price among neighborhoods in ZIP codes 34113 and 34114 with five or more comparable sales, The Peninsula’s two sales aside. The street’s 2006 covenants, still of record, limit leasing to two a year. A Ponziane seller competes with nobody on the day of listing: no Corso Bello home was active on September 23.

Selling in Pavia at Treviso Bay

Pavia at Treviso Bay is one plat and two markets: 51 Lennar homes on Piacere Way, built 2012 to 2015 and all golf-bundled, and 11 estate homes on Pavia Court, built 2008 to 2015, ten with a recorded golf joinder. The MLS window widens to the full 60 months: 13 closings at a $1,350,000 median (an actual sale), and the last twelve months produced three Piacere Way sales at $1,275,000 to $1,350,000. Its guide records eight of the eleven Pavia Court houses with surveyed first floors below today’s 8-foot base flood elevation. A Piacere Way seller prices from Piacere Way, and a Pavia Court seller from a handful of estate sales and the elevation certificate.

Selling in Via Veneto at Treviso Bay

Via Veneto at Treviso Bay is 47 fee-simple homes on Veneto Place and Veneto Lane, closest to the gatehouse: 12 attached villas built 2007 to 2009 and 35 detached Lennar homes built 2012 to 2014, with golf recorded on 42 of them. The MLS window widens to 36 months: 10 closings at a $1,412,500 median (the mean of $1,375,000 and $1,450,000), while the last twelve months produced three at $1,050,000 to $1,275,000. Every Via Veneto first floor sits at or above its base flood elevation, per its guide, and the neighborhood’s own covenants cap leasing at two a year. A Via Veneto seller must price against the 2026 sales, not the 2024 peak.

Selling in Bella Firenze at Treviso Bay

Bella Firenze at Treviso Bay is 55 Lennar pool homes on Firenze Circle and Firenze Drive, built in 2014 and 2015 and all golf-bundled by one recorded supplement. Five years of MLS history produce only eight closings, so we list them: $2,370,500 (May 2022), $2,590,000 (May 2022), $2,600,000 (February 2024), $2,525,000 (July 2024), $2,675,000 (October 2024), $2,050,000 (October 2025), $2,250,000 (March 2026) and $2,225,000 (September 2026). Every surveyed first floor is at or above today’s base flood elevation, and three homes at the west end of Firenze Circle sit outside the flood zone entirely, per its guide. Twenty-four of the 55 homes have never resold, which is the scarcity a Bella Firenze listing sells.

Selling in The Peninsula at Treviso Bay

The Peninsula at Treviso Bay is Montiano Drive, Court and Place: 54 homes built 2017 to 2025, 46 of them by Imperial Homes of Naples and the first eight by Sunwest Custom Homes. The MLS window widens to 60 months: 15 closings at a $3,082,000 median (an actual sale), and the last twelve months produced two, at $3,050,000 and $3,100,000. Golf was optional here: a 2017 golf club amendment reserved memberships for Peninsula buyers who elected them, so every home’s status has to be confirmed by estoppel before a listing states it. A Peninsula seller’s value case is modern code, with 30 homes permitted under the 2020 Florida Building Code, and the top of the Treviso Bay price range.

Selling on Vercelli, Italia, Ponte Rialto, Siracusa and Lipari

Five smaller single-family streets have no neighborhood page yet, and their MLS record is thin enough that we list rather than summarize. Vercelli Court and its Napoli Lane homes reach ten sales only across 60 months: 18 closings at a $1,470,000 median (the mean of $1,450,000 and $1,490,000). The MLS files seven closings since 2022 under the Italia name, one of them actually on Piacere Way, from $1,450,000 to $2,422,500, with the latest Italia Way sale at $2,075,000 in May 2026 after 247 days. Rialto Drive’s six ran $1,250,000 to $1,500,000, Siracusa Court’s three $1,300,000 to $1,960,000, and Lipari Court’s four $2,450,000 to $3,450,000. Each is covered on the Treviso Bay community guide, and each is priced from its own few sales.

Treviso Bay vs Fiddler’s Creek: Which East Naples Community Will Your Buyer Also Tour?

Treviso Bay and Fiddler’s Creek are the two large master-planned communities with district financing and a wide product range along US 41 East, and our community guide names Fiddler’s Creek as Treviso Bay’s most structurally comparable neighbor. The single largest difference is that Treviso Bay is finished and Fiddler’s Creek is still building.

We publish no Fiddler’s Creek fee figure we cannot source to a primary document, which is why several rows say so. The decision the table does support is structural: a finished community with a fixed assessment base against one where the resident count and traffic are still moving.

Who Should Choose Which

Choose Treviso Bay if the buyer wants a finished community with no remaining construction, a TPC-branded Arthur Hills course, a bundled golf home on a recorded list that cannot grow, Rookery Bay reserve land at the edge and a 2027 clubhouse refresh funded, per the club, without a member assessment. Choose Fiddler’s Creek if the buyer is comfortable with a community still adding homes under the 2024 approval and wants to compare its own recorded documents line by line. The Planning Commission recommended denial of that approval over traffic, panther habitat and stormwater before the county commission approved it, which a careful buyer will read either way.

Also on the Buyer’s List: Isles of Collier Preserve and Lely Resort

Isles of Collier Preserve sits immediately northwest inside the roughly 2,400-acre Sabal Bay MPUD, and a buyer who shops it has usually decided that golf is not the point; Treviso Bay’s recorded golf allocation is the first difference to state. Lely Resort is the community most often confused with Treviso Bay online, down to neighborhood names that belong to Lely and circulate as Treviso Bay’s. Your listing should name its own neighborhood correctly, because a buyer who has read the wrong list will test you on it.

What the Comparison Means for Your List Price

Your buyer has very likely driven US 41 East past both gates on the same trip. A Fiddler’s Creek shopper who ends up at Treviso Bay has usually decided that a finished community, recorded golf and a known district payoff date outweigh the choice of new construction. Your listing should make that case in its first paragraph, with the numbers: the fee sheet, the CDD line for your product type and the 2037 bond payoff. Every total includes the $7,420 Master Association line, the $750 food minimum, the CDD line and, where it applies, the $5,350 golf line and the neighborhood lawn line or the condominium dues each guide sourced. The MLS “total recurring fees” field leaves the CDD out of every one.

Golf Is the Biggest Single Line

Golf dues of $5,350 a year plus a $7,500 capital contribution at closing come to $61,000 over a ten-year hold at today’s rates, our arithmetic and deliberately static. For a buyer who plays, that is the only way onto the course from November through April; for a buyer who does not, it is a permanent expense with no opt-out. That is why a non-golf Trevi or Avellino listing should lead with its lower bill, and a golf listing should lead with what the membership conveys.

The CDD Line Ends in 2037, the Operating Line Does Not

The debt portion of the Wentworth Estates CDD assessment retires with the Series 2021 bonds in fiscal year 2037, while the $1,499.21 operations and maintenance line continues. On a 75-foot lot the remaining bond payments are about $23,241, and on a four-story terrace about $8,686, our guide’s arithmetic on the district’s schedule. A buyer comparing Treviso Bay with a community without a district should hear both halves of that sentence from your listing.

We price a Treviso Bay home from the MLS and recorded sales of its own subdivision, building type and golf status, adjusted for plan, floor, view, pool, roof and the surveyed flood margin, then test the number against the live listings and what a buyer’s appraiser will find. Home counts and golf status come from the recorded declarations, plats and golf supplements our neighborhood guides cite. The ranking between neighborhoods, the building inside each one and the golf line on the deed are what a pricing analysis must respect.

Golf Status Changes the Buyer’s Arithmetic

A golf-bundled home costs its buyer $7,500 more at closing and $5,350 more every year than a non-golf home in the same building type. In return it carries the only access to the course from November 1 to April 30, when the club states it is “Private to Members Only,” plus TPC Passport access for resident golf members. The market prices that difference openly: the golf coach homes of Coach Homes I trade hundreds of thousands above Casoria’s identical plans. We confirm your golf status by estoppel before a listing states it, because the wrong line on a listing is a contract problem later.

Two Square-Foot Measures We Never Mix

The MLS divides a sale price by the living area an agent enters; the county roll uses its own measured area; and the recorded condominium declarations state air-conditioned area. The terrace declarations give air-conditioned areas of 1,107 to 1,284 square feet for the plans the county measures at 1,194 to 1,408. So Treviso Bay’s MLS median of $414.98 per square foot of living area is not comparable to a county per-foot figure, and your valuation states which system every number came from and never restates one against the other’s denominator.

Why Automated Estimates Miss at Treviso Bay

An automated model needs many similar recent sales. Treviso Bay produced 82 MLS closings last year across three building types, a dozen neighborhoods and a price range from $372,500 to $3,100,000. It cannot read a golf supplement, it cannot see that Casoria and Coach Homes I are the same product on either side of a recorded line, it files a Piacere Way home under Italia when the MLS does, and it reads a Venezia non-golf unit as a Venezia golf unit. Your buyer sees that same estimate, which is why your listing has to correct it with evidence.

The Value Drivers a Model Cannot See

In the terraces, floor and view: a fourth-floor golf view and a first-floor preserve view are different products, and the end-unit Celiana plan is not the Antonia. In the verandas, the detached garage and the plan. In the coach homes, the upper unit’s larger plan and tandem garage against the lower unit’s two-car garage. In the single-family streets, lake, preserve or golf frontage, the pool and the lot width, which also sets your CDD line. Across all of them, the surveyed first floor against today’s base flood elevation changes a buyer’s insurance quote, and each of these is a measurable adjustment from recorded sales.

Pricing Against the Live Competition

With 28 active listings on September 23, and 18 of them terraces, your list price is judged against the homes a buyer can walk that same afternoon. We tour them, read their price histories and set your number where it wins the comparison rather than where it merely matches it. In Trevi, seven units of the same three plans were listed from $365,000 to $539,000; the unit that sells is the one whose price, floor and condition make the choice obvious.

Pricing the Fee Stack Into the Number

A resale buyer brings $15,799 or $8,299 to the associations at closing and then carries roughly $13,300 to $23,100 a year in association, golf and district charges before tax and insurance, depending on the neighborhood, per our guides. That buyer does not separate the house price from the carrying cost. We model both before we recommend a number, because a price that ignores the fee stack is a price the buyer will correct for you.

How Do We Market a Treviso Bay Home?

We market a Treviso Bay home to the buyer who actually buys its building type: a seasonal or first-home-in-Naples buyer for the terraces, a downsizing owner for the verandas and coach homes, and a family or move-up buyer for the single-family streets. That means professional photography, aerial and video, the fee stack and golf status up front, and a gate-ready showing plan.

Who Buys Which Treviso Bay Home

Treviso Bay is all ages, not a 55-plus community: the Master Association’s rules require that “children under 16 must be accompanied by an adult” at the pool and spa, the club runs a summer sports camp, and the declarations define family to include children. The terraces, at a $477,000 median, draw seasonal and first-Naples-home buyers who want the clubhouse and the course without a house to maintain. The coach homes and verandas draw buyers leaving a house. The single-family streets draw families and move-up buyers, and the listing should say which schools the address is zoned for.

Reaching the Seasonal Buyer Before the Season

Closings cluster from late fall through spring, and many terrace and coach-home buyers are deciding before or during their first winter in Naples. Marketing that starts when they land in January starts late. We launch condominium listings to our database and through MLS syndication in the autumn, so the out-of-state buyer has seen the home, the fee stack, the golf status and the association documents before booking a flight.

Treviso Bay sells from the air: an Arthur Hills course of about 150 acres on the county’s count, a 64,000 square foot Tuscan-styled clubhouse, the 15,000 square foot Villa Rilassare with its resort pool, 42 lakes managed by the district and Rookery Bay reserve land at the southern edge. Professional architectural photography, aerial capture, floor plans and a video walkthrough are standard on every McGreevy and Comisar listing, not an upgrade you pay for, and they show a buyer the view from your lanai before the buyer ever reaches the gate.

The Gate Is a Marketing Problem First

Every buyer and agent enters through the gatehouse on Treviso Bay Boulevard. Owners authorize guests through the association’s online guest system or its guest line, and vendors can sit on a standing list. A buyer who cannot simply drive in has to be reached before arrival, so our showing plan is a guest-access plan first, with names confirmed in advance and, for an owner out of state, Marc Comisar on site.

Putting the Fee Stack and Golf Status in the Listing Package

Buyers ask about golf, the capital contributions, the CDD and the condominium dues at the first showing. We put the 2026 fee sheet revised May 11, 2026, the golf status as the estoppel states it, the CDD line for your product type from the FY2027 adopted budget, your association’s current dues, the flood zone and the county-filed elevation certificate for your building, and the relevant lease and pet rules in the listing package from day one, each with its source.

Schools, Stated by Address

Every Treviso Bay address tested in our guides is zoned to Manatee Elementary, Manatee Middle and Lely High, graded A, A and B for 2026 in Collier County Public Schools’ 2025-2026 school and district grades. Lely High earned an A the year before, so a listing that still says “A-rated Lely High” is a year stale. For a Bella Firenze or Via Veneto house, the correct line belongs near the top of the listing.

Discreet and Off-Market Options

Not every Treviso Bay owner wants a public launch. An estate sale, a divorce or a health change is often better handled quietly, through direct agent-to-agent outreach and our own buyer database. On streets where fewer than a handful of homes sell in a year, less exposure can mean a lower price; we will tell you plainly which way that trade is likely to land for your neighborhood and plan before you choose it.

How Do We Negotiate a Treviso Bay Contract?

Jesse McGreevy and Marc Comisar negotiate every Treviso Bay offer themselves. With a 96.16 percent median sale to list across 82 MLS closings, and 94.59 percent for single-family homes, the negotiation is where a seller’s money is kept or lost, so we prepare the answers on golf status, fees, the CDD, flood and the condominium documents before the first offer arrives.

Partner-Level Negotiation, Never an Assistant

The person who priced your home is the person across the table from the buyer’s agent. Offers are not relayed by a coordinator and counteroffers are not written from a template.

Reading a 96 Percent Market

The median Treviso Bay closing gave up about 3.8 percent from list, but the split matters: veranda and coach-home sellers kept a median 97.41 percent, terrace sellers 96.07 percent and single-family sellers 94.59 percent. House buyers negotiate on roof age, pool equipment, openings, the flood margin and the insurance quote; condominium buyers negotiate on the association’s reserves, dues and structural study. A home priced on the evidence leaves the buyer less room to argue, and we defend that price with the same evidence.

The Capital Contributions at the Negotiating Table

The fee sheet puts the $7,500 Master and, on a golf home, $7,500 Golf Club capital contributions on the buyer at closing. Every cost line in a Florida contract is negotiable, though, and a buyer who has just learned that those charges were $9,000 in 2024 and are $15,000 in 2026 may ask you to credit part of them. We decide in advance whether a credit belongs in your strategy, rather than conceding it under pressure, and we show the buyer what the golf contribution buys.

Inspection, Roof, Wind Mitigation and Insurance

Most Treviso Bay homes were permitted under the 2007 Florida Building Code or later, per our community guide, which helps. Florida’s roofing rule lets a roof system built under the 2007 code or later be repaired in part without bringing the whole roof to current code, an advantage over older Naples stock. We still recommend a four-point inspection and a wind mitigation report on the state’s form OIR-B1-1802, revised April 1, 2026, before listing a house, so a problem is found on your schedule rather than inside the buyer’s inspection period.

Sequencing the Estoppels

The Master Association issues its estoppel through its office at 9800 Treviso Bay Boulevard for $299 on the standard ten-business-day turnaround or $418 in three business days, and a past-due account can add $179. A condominium seller also needs the condominium association’s estoppel from its manager. We order every certificate on the first business day after the contract is signed and write the contract dates around the slowest step, because the fee sheet’s rush line is a cost you do not need to pay.

Golf Status Confirmed Before the Contract Says It

Because golf was assigned parcel by parcel, and in The Peninsula elected by buyers, a listing that says “golf” without the estoppel behind it invites a dispute. We confirm the status in writing before the listing goes live and state it in the contract, so a buyer’s lender, attorney and the club all read the same answer.

What Does It Cost to Sell a Home in Treviso Bay?

Selling a Treviso Bay home costs the negotiated brokerage commission, Florida documentary stamp tax on the deed at $0.70 per $100, one or two estoppel certificates, a municipal lien search and prorated taxes, CDD and dues. In Collier County the buyer customarily pays the owner’s title policy, and the fee sheet puts the capital contributions and resale charges on the buyer.

Documentary Stamp Tax on the Deed

Florida charges $0.70 per $100 of consideration, or portion thereof, under Florida Statutes 201.02, and a Florida seller customarily pays it. At the Treviso Bay medians that is $2,852.50 on a $407,500 Trevi condominium, $3,990 on a sale at the $570,000 community median, $7,525 on a $1,075,000 coach home and $18,130 on a $2,590,000 Ponziane home. At the year’s top MLS closing of $3,100,000 it is $21,700. After commission, it is usually the largest single line on your closing statement.

Title Insurance and the Collier County Custom

In most Florida counties, including Lee County, the seller customarily chooses the closing agent and pays the owner’s title policy. In Collier County the custom flips, and the buyer customarily chooses and pays. Nothing in the statutes fixes this, so the contract controls, and an owner who has sold before in Lee County should confirm the allocation in writing. Florida promulgates the title premium itself, so the rate is the same at every title company.

Estoppel Certificates, One or Two

A single-family sale needs one estoppel, from the Master Association, which the fee sheet prices at $299 standard or $418 rush. A terrace, veranda or coach-home sale needs a second, from the condominium association, under Florida Statutes 718.116(8). The statutory cap set in 2024 is $299 per certificate for a current account, $119 more for delivery within three business days and $179 more if the account is delinquent. In Collier County practice the seller customarily pays, though the contract decides.

The Assessment Is Billed a Year Ahead

The Master Association bills the full year’s assessment by December 1 and it is due by December 31, so a seller who closes in June has usually prepaid the rest of the year. At a June 30 closing the unused half of the $7,420 assessment is about $3,740, and of the $5,350 golf line about $2,697, our arithmetic on 184 of 365 days. The estoppel and the contract set the actual credit, and it runs in the seller’s favor.

Commission After the NAR Settlement

Since August 17, 2024, offers of buyer broker compensation cannot be advertised in the MLS, buyers sign written agreements with their own agents, and every commission is fully negotiable and not set by law. What you negotiate with us is the listing side. Whether to offer anything toward the buyer’s agent, or a concession toward the buyer’s costs, is a separate decision we make together, based on the buyers your building type is likely to meet.

The $2,590,000 figure is Ponziane’s twelve-month MLS median, an actual sale. Your own net sheet uses your contract price, your own tax bill, your closing date and your estoppel figures, and we build it with you before you sign a listing agreement.

FIRPTA and the Canadian Owner

A foreign seller’s buyer must generally withhold under FIRPTA at closing unless an exception or a withholding certificate applies, per the Internal Revenue Service. Treviso Bay’s seasonal owners include Canadian households, and the withholding is calculated on the gross price, not the gain. Bring in a cross-border CPA early, because a withholding certificate application takes time the contract calendar may not have.

What Must a Treviso Bay Seller Disclose Under Florida Law?

A Treviso Bay seller’s disclosure duties depend on what the seller owns. The Master Association is a Chapter 720 homeowners association, so the Florida Statutes 720.401 summary is owed before contract on a single-family sale; the terraces, verandas and coach homes are Chapter 718 condominiums with their own resale package. Every seller also owes known material facts.

The HOA Disclosure Summary Is Owed Before Contract

Florida Statutes 720.401 says a prospective parcel owner “must be presented a disclosure summary before executing the contract for sale,” and on a resale the parcel owner supplies it. The contract itself must carry the statutory voidability warning in conspicuous type. If the summary is not delivered, the buyer may void the contract within three days after receiving it or before closing, whichever comes first, and that right cannot be waived. For a Ponziane, Pavia, Via Veneto, Bella Firenze, Peninsula or other single-family seller, whose home sits in the Master Association alone, this is the duty.

The Chapter 718 Fork for the Condominiums

Section 720.401(2) says the section does not apply to associations regulated under Chapter 718. At Treviso Bay a terrace, veranda or coach-home owner belongs to a Chapter 718 condominium association and also sits inside the Chapter 720 Master Association, so which disclosure duty governs depends on what you own, and the answer is not the same for a Corso Bello house and a Giaveno condominium. A condominium seller follows the resale rules in Florida Statutes 718.503, and because every Treviso Bay condominium also sits inside the Master Association, the careful course is to deliver the master summary as well. Confirm your own duty with your closing agent or attorney. This is information, not legal advice.

What the Master Declaration Assigns to Each Side

The Second Amended and Restated Master Declaration of 2021, recorded at OR 5934, Page 2738, is the covenant every Treviso Bay home sits under. It carries the leasing rules, the pet rule in Section 5.14 and the $250 Rookery Bay environmental grant fee paid at each closing, which our guides trace to the reserve’s resource management. Membership privileges at the master level run with ownership, and golf membership runs with the parcels listed in the recorded Golf Club Declaration and its supplements, so your buyer takes both through the deed and the estoppel rather than through a transfer from you.

The Condominium Resale Package Under Section 718.503

A terrace, veranda or coach-home buyer is entitled to receive, at the seller’s expense, the condominium’s declaration, articles, bylaws and rules, the annual financial statement and budget, the association’s frequently asked questions document and a state governance form. Under the current statute it also includes the summary of any milestone inspection report, if applicable, and the most recent structural integrity reserve study, or a statement that none has been completed. A resale contract signed before the core documents arrive is voidable for 7 days, excluding weekends and legal holidays, after the buyer signs and receives them.

The CDD Disclosure

Treviso Bay sits inside the Wentworth Estates Community Development District, created by Collier County Ordinance 2004-37 in June 2004. Florida Statutes 190.048 prescribes the district disclosure for certain sales, and in practice the district line is visible on the tax bill and in the title package. We disclose it plainly on every listing, with the FY2027 figure for your product type and the 2037 bond payoff, because a buyer who learns of it late reads it as a surprise rather than as the line item it is.

Flood Disclosure Under Section 689.302

Since October 1, 2024, Florida Statutes 689.302 requires a residential seller to complete a flood disclosure at or before contract, stating whether the seller has filed a flood damage insurance claim on the property and whether the seller has received federal flood assistance. A 2025 amendment added whether the seller knows of flooding that damaged the property during the seller’s ownership. At Treviso Bay, where most addresses map in Zone AE, answer all three from your own records.

The Property Tax Disclosure Summary

Florida Statutes 689.261 requires that a buyer of residential property receive a property tax disclosure summary at or before contract, warning that the buyer should not rely on the seller’s current taxes. At Treviso Bay the warning covers two things: the ad valorem reset after a sale, and the CDD line, which does not reset but sits on the same bill and surprises buyers who have never owned inside a district.

Known Defects and the Recorded Facts a Buyer’s Attorney Will Find

Under Johnson v. Davis, a Florida seller who knows of facts materially affecting value that are not readily observable must disclose them: water intrusion, insurance claims, roof history, open permits and any condominium special assessment. Several Treviso Bay facts already sit in public records: the county-filed elevation certificates that put some first floors just below today’s 8-foot base flood elevation, the 2006 neighborhood covenants still of record on Corso Bello Drive, Pavia Court and Via Veneto, and the commercial projects approved along US 41 East. Better that they come from you.

How Does Flood Zone Affect Selling a Treviso Bay Home?

Flood zone is address-specific at Treviso Bay. On FEMA panel 12021C0603J, effective February 8, 2024, our 113 point queries across 28 internal streets returned Zone AE with an 8-foot base flood elevation at 64.6 percent of points, Zone AE at 7 feet at 17.7 percent, shaded Zone X at 16.8 percent and unshaded Zone X at one point.

Most of these buildings were certified above the base flood elevation in force when they were built; the 2024 map raised it in several places, including from 6 to 8 feet under Casoria. The certificate for your building is the document that settles a buyer’s insurer, and a margin measured in hundredths of a foot belongs in the listing package, not in a surprise at underwriting.

What Shaded X Means in a Listing

“Zone X” without the word shaded rounds off the part that matters. A Di Napoli or Prima Way listing should say “shaded Zone X” where that is the result, because a buyer’s insurer and lender will read the same map. Those sellers can say, accurately, that their building sits outside the Special Flood Hazard Area, which is a strong line for a lender and one a buyer rarely hears stated precisely.

The 2026 Map Revision

Collier County is finalizing a physical map revision of its countywide flood maps using new lidar, with adoption projected between August and October 2026 pending appeals, per its floodplain management page. Treviso Bay drains to Henderson Creek and Rookery Bay, and the county has not stated whether its zones or elevations will change. We re-verify the zone at listing and again before closing, and so should your buyer’s lender.

Citizens and the January 1, 2027 Flood Rule

Citizens Property Insurance is phasing in a flood-coverage requirement on its personal residential policies with wind coverage, reaching all such policies regardless of value on January 1, 2027, per Citizens. Condominium unit-owner policies are exempt. Applied to Treviso Bay, a single-family, villa or coach-home buyer insured through Citizens will need flood coverage even in shaded Zone X, and a terrace buyer will not, which belongs in the buyer’s carrying cost from the first conversation.

One Evacuation Order for Every Address

All 29 evacuation points we sampled across Treviso Bay returned Collier County Zone A, the first zone ordered out. The flood zone varies house to house; the evacuation zone does not vary at all. A seller in shaded Zone X should still disclose the evacuation zone as it is, and every seller should know that an out-of-state buyer will ask what happens to the home when the order comes.

How Do Hurricanes and Building Age Affect a Treviso Bay Sale?

Treviso Bay was built from 2007 forward, most of it under the 2007 Florida Building Code or later, and no government or local news record documents storm damage specific to the community from Ian in 2022 or Helene and Milton in 2024. For a seller, the roof, the openings, the wind mitigation report and the association’s reserves are the documents a buyer’s insurer prices from.

Ian, Helene and Milton, Stated Plainly

Hurricane Ian in September 2022 brought gusts of 80 to 90 mph to East Naples and a 7.10-foot storm tide at the Naples Bay gauge, per the National Hurricane Center’s report, and cost Collier County $2.2 billion countywide. Milton in 2024 cost the county $280 million, with a 52 mph gust at the Rookery Bay reserve station. Our searches of government and approved news sources found no Treviso Bay damage report and no storm-driven assessment, which describes the record, not any single home, and your disclosure speaks to your property.

The Build-Era Roof Advantage

The 2023 Florida Building Code limits repair of more than 25 percent of a roof without bringing the whole roof to current code, with an exception for roofs built under the 2007 code or later: only the repaired portion must meet the current code. Most of Treviso Bay was permitted under the 2007 code or later, so an owner of such a roof with partial storm damage is not forced into a full replacement; confirm your own roof’s permit date. Our Giaveno guide records four of six buildings re-roofed in 2025 and 2026, and our Casoria guide the original 2015 to 2017 roofs on every building; either fact belongs in a listing.

The Wind Mitigation Form Changed on April 1, 2026

Florida’s Uniform Mitigation Verification Inspection Form, OIR-B1-1802, was updated effective April 1, 2026, and it credits nine attributes from the code version to opening protection, per the Office of Insurance Regulation. At least one photograph must support each attribute, and one damaged opening can void the opening protection credit. On a 2008 to 2015 house, secondary water resistance is the credit most often missing until a re-roof. A current report lets a buyer price insurance during the inspection period rather than at underwriting.

Insurance Numbers the Buyer Will Look Up

Florida’s insurance regulator reports Collier County averages of $5,534 a year for a homeowners policy with wind and $2,271 for a condominium unit-owner policy, as of March 31, 2026, in its July 2026 stability report. Collier County holds a Community Rating System Class 5 rating, a 25 percent discount on eligible flood policies, including those outside the flood hazard area. The market has turned down since 2025, and a seller should say so with the regulator’s own figures.

The 50 Percent Rule a Buyer May Ask About

Collier County requires a structure to be brought to current code, including current elevation, if repair or improvement costs reach 50 percent of its pre-damage market value, measured against the appraiser’s improved value plus up to 20 percent, per the county’s substantial damage page. On a home whose first floor sits just below today’s base flood elevation, a buyer planning a large renovation should know that threshold is easier to trip than a market-price basis suggests.

From 2024 to 2026 the Master Association line rose from $6,698 to $7,420, about 10.8 percent; golf dues rose from $4,310 to $5,350, about 24.1 percent, driven by reserves; and the golf capital contribution at resale rose from $4,000 to $7,500, about 87.5 percent, our arithmetic on the association’s own sheets. The cable line fell about 18.4 percent and the $750 food minimum has not moved in three years. Your buyer will see this history; the answer is what it pays for, which is a reserve position the club says will fund the 2027 clubhouse refresh without a member assessment.

What the Bill Includes, and What It Does Not

Every owner’s Master Association privileges include the main clubhouse and every dining venue, Villa Rilassare with its resort pool, lap pool, fitness center, studios and spa, five satellite pools, tennis, pickleball, bocce and beach volleyball, and bulk Comcast cable and internet. Golf homes add the course, the practice facility and TPC Passport access. Not included: property tax, insurance, per-round cart charges on the golf side, and condominium dues. There is no marina at Treviso Bay.

What Is Different About Selling a Treviso Bay Condominium?

Selling a Treviso Bay terrace, veranda or coach home adds a second association, a second estoppel, a Chapter 718 resale package and dues no association publishes. The four-story terraces add Florida’s structural integrity reserve study and milestone inspection laws; the two-story verandas and coach homes are exempt from both.

The Terraces Are Subject to SIRS and Milestone Inspections

Collier County’s milestone registry lists every Terrace building in Treviso Bay and none of the veranda or coach-home buildings, and the county applies a 25-year milestone trigger within three miles of saltwater. The first inspections come due at the end of 2038 and 2039 on Acqua Court, 2039 to 2042 in Giaveno and 2041 to 2044 on Trevi Court. Each terrace association was required to complete its structural integrity reserve study by December 31, 2025, and Giaveno’s three associations and Trevi’s Terrace VIII to X appear in the state’s public database, per their guides.

Two Stories Means No SIRS, Not No Reserves

The four Veranda associations, both Coach Home associations and Di Napoli, a Condominium sit below the three-habitable-story threshold of both statutes. Under Florida Statutes 718.112(2)(f), a condominium generally must still fund reserves for roofs, painting, paving and items over $10,000 unless owners vote to waive them. A buyer will ask what your association holds, what its hurricane deductible is and whether an assessment is pending, and those answers arrive in the estoppel and resale package.

The Dues Nobody Publishes

The Master Association FAQ says terrace, veranda and coach-home owners “are required to pay the HOA management company quarterly payments,” and none of the sixteen sub-associations publishes a dues figure. Several changed managers in 2025 and 2026, including all three Alberi Acqua associations now under one manager as of September 9, 2026, and Veranda III as of June 11, 2026. A condominium listing that states the current dues, what they cover, the manager and the reserve position answers the question a buyer otherwise asks by walking away.

Pets, Leases and Your Association’s Own Rules

The Master Declaration allows three cats or dogs with no weight limit and bans pit bulls and aggressive breeds, but several condominium declarations are stricter: Terrace IV caps pets under 25 pounds, Terrace II and III declarations cap two pets under 25 pounds each, though Terrace II’s 2025 rules allow one dog up to 50 pounds, and Coach Homes I allows two under 25 pounds. A buyer with a large dog reads your declaration, not the master rule, and the listing should say which applies before the first showing.

The Master Policy and the Buyer’s HO-6

Under Florida Statutes 718.111(11), the association’s policy covers the building as originally installed, and the owner’s policy covers interior finishes, fixtures and personal property. Deductibles and uninsured losses become a common expense, and the unit owner’s loss assessment coverage is the limit in force the day before a storm. A buyer who understands that is a buyer who asks for your association’s master policy, deductible and replacement cost appraisal, so we request them before listing.

Which Treviso Bay Rules Affect a Sale?

Four sets of Treviso Bay rules shape who can buy and how they will live: a 30-day minimum lease with no more than four leases a year under the Master Declaration, stricter caps in several neighborhoods, a paid transfer before a tenant can use any amenity, and a pet rule that the condominiums tighten.

Leasing: 30 Days, Four a Year, Whole Home

The Master Association’s lease conditions allow leasing of the entire home only, for at least 30 days, “but no more than four times in any one calendar year,” with each lease filed with the management office 15 days before it starts. Unauthorized leasing is listed by name as a moderate infraction in the Master Rules, with fines and gate transponder suspension. Treviso Bay suits seasonal tenants, not vacation rentals, and an investor buyer should hear that on the first call.

Stricter Caps on Corso Bello, Pavia Court and Via Veneto

Neighborhood covenants recorded in 2006 are still of record on Corso Bello Drive, Pavia Court and Via Veneto, and each limits leasing to two a year, per our guides. Terrace IV caps leases at four a calendar year at the condominium level. A seller in one of those neighborhoods should state the stricter cap in the listing, because an investor buyer who finds it at the estoppel will walk.

A Tenant Needs a Paid Transfer, and the Owner Steps Aside

A Treviso Bay tenant gets no amenity access until the owner files a Transfer Application, priced on the fee sheet at $400 for one month up to $850 for a year, plus $250 to transfer golf on a golf home. During the transfer, “the owner’s privileges are rescinded.” A tenant in place is a showing constraint, because access runs through the tenant and the gate, and a closing constraint, because the buyer takes the home subject to the lease. Where you can, match the lease end to the expected closing.

Architectural Review and Recent Changes

Exterior changes such as windows, shutters, roofs, pools and landscaping run through the approval process your governing documents set, at the master level and, for a condominium, at your association’s. If you replaced a roof, windows, shutters or a pool cage, have the approval and the permit ready: a buyer’s attorney will ask for both, and an unapproved change is a negotiation item you do not need.

How Long Does It Take to Sell a Treviso Bay Home?

A well-priced Treviso Bay home takes about six to seven weeks on market at the current 46.5-day MLS median, faster for a veranda, coach home or single-family home and slower for a terrace, plus a contract period that includes one or two estoppels and any association approval.

The Course and What Golf Members Get

The course opened in 2008 and plays about 7,365 yards from the tips at a 77.3 rating and 153 slope, per the club’s tee information. A $3 million renovation in 2020 rebuilt all 18 greens in TifEagle Bermuda. The club is “Private to Members Only November 1st through April 30th,” and from May through October non-golf owners may play at applicable fees, subject to annual change. TPC is a PGA TOUR brand license; the club itself is Treviso Bay Golf Club, Inc., managed by Troon Privé.

The Clubhouse Refresh of 2027

The club’s Clubhouse Project Refresh page sets construction from May 1, 2027 to a Thanksgiving 2027 target, with the kitchen kept operating, an owner vote scheduled for fall 2026 and funding from reserves and capital improvement funds: “No additional member assessments will be required to complete this project.” A buyer purchasing now should know about a disrupted clubhouse in the summer of 2027 and a refreshed one from late 2027, and your listing should say both.

Villa Rilassare, Racquets and Dining

Villa Rilassare holds a resort lagoon pool, a lap pool, a children’s pool, a fitness center open 5 a.m. to 11 p.m., studios, a spa and a salon, beside the tennis center with its pro shop, pickleball, bocce and beach volleyball. Dining runs from the Wentworth Dining Room and the Players Grille in the clubhouse to the Flag View Bar, completed in 2025, and La Brezza Pool Club at the pool. Every owner carries the $750 food and beverage minimum.

Errands, Hospitals, Downtown and the Airport

From the gate, by our measured drive times, a Publix at the Shops at Hammock Cove is about 3.0 miles and 9 minutes, the emergency room at Physicians Regional on Collier Boulevard about 5.1 miles and 12 minutes, Fifth Avenue South about 6.3 miles and 14 minutes, the Naples Botanical Garden about 5.2 miles and 14 minutes, and Southwest Florida International Airport about 39.8 miles and 58 minutes. Season traffic adds time, and the listing should say that too.

Rookery Bay, and No Marina

Treviso Bay borders the Rookery Bay National Estuarine Research Reserve, which grew by 780 acres of state conservation land in February 2025 between Bayshore Drive, the Isles of Collier Preserve and existing reserve land. There is no marina, dock or Gulf access inside the gate; the nearest county boat ramps and Gulf beaches are a drive away, and the free Collier County resident beach parking permit also waives boat ramp parking. A listing that says so is trusted more than one that implies otherwise.

The CDD line, the flood margin on your building’s elevation certificate and any stricter neighborhood covenant are better raised by you than found by the buyer’s attorney.

Is my Treviso Bay home in a flood zone?

Most likely Zone AE. Our 113 FEMA point queries put 82.3 percent of Treviso Bay in the Special Flood Hazard Area, at base flood elevations of 8 or 7 feet, while Prima Way and Napoli Court sampled entirely in shaded Zone X. Your elevation certificate and a lender determination settle any single home.

Do I have to disclose hurricane damage or past flooding?

Yes, if you know of it. Florida Statutes 689.302 requires a flood disclosure at or before contract covering flood insurance claims, federal flood assistance and known flooding during your ownership, and Johnson v. Davis covers other known damage. We found no public record of Treviso Bay storm damage from Ian, Helene or Milton, which describes the record, not your home.

Will my buyer’s property taxes be higher than mine?

Often, if you are homesteaded, because Save Our Homes caps follow the owner, not the house, and the assessment resets after a sale. The CDD line on the same bill does not reset; it follows the product type. Your buyer should budget from the purchase price and the CDD figure, not from your bill.

What does it cost to sell a home in Treviso Bay?

Expect the negotiated commission, documentary stamp tax at $0.70 per $100, one or two estoppel fees, a municipal lien search, prorated taxes and CDD, and any negotiated credits, offset by the buyer’s credit for your prepaid assessment. At the Trevi median of $407,500 the deed stamps are $2,852.50; at the Ponziane median of $2,590,000 they are $18,130.

Can I rent my Treviso Bay home instead of selling?

Only on the Master Association’s terms: the entire home, at least 30 days per lease, no more than four leases a year, filed 15 days ahead, with stricter two-a-year caps on some streets. A tenant needs a paid transfer to use the amenities, and your own privileges are rescinded during it. Short-term rental income is not available.

How are showings handled at the gate?

Every buyer and agent enters through the gatehouse on Treviso Bay Boulevard on an authorization you or your agent sets up in advance. We schedule showings as guest access, confirm names ahead of time and, for an owner out of state, have Marc Comisar on site.

Can I sell my Treviso Bay home by owner?

You can, legally. In practice the buyer is usually represented, every showing runs through a guarded gate, golf status and two capital contributions have to be stated correctly, and a condominium sale needs two estoppels and a Chapter 718 package. The risk is rarely the paperwork; it is a contract that fails late because a step was missed.

Should I take a cash offer instead of listing?

Compare the net, not the word cash. An instant offer prices in a discount for speed, and with a 46.5-day median on market and seven zero-day sales last year, that discount is often larger than the cost of a well-run listing. If speed matters most, a quiet, targeted sale through agent outreach can be both fast and competitive.

Should I replace my roof or add impact glass before selling?

It depends on whether the home can be insured at a reasonable premium as it stands. Get a four-point and a wind mitigation inspection first. If carriers will bind, a credit usually beats a project; if not, the choice is between a replacement that needs association approval and a permit, and a smaller buyer pool.

Do terraces and single-family homes sell to different buyers?

Yes. Terrace buyers lean seasonal and first-Naples-home, drawn by the club at a $477,000 median; veranda and coach-home buyers are often leaving a house; single-family buyers include families moving here full time and move-up buyers, at a $2,062,500 median. The marketing calendar and the first paragraph of the listing differ accordingly.

Is Treviso Bay a 55-plus community?

No. Treviso Bay is all ages. The master rules address children at the pool and spa, the club runs a summer sports camp, and the declarations define family to include children. That widens the buyer pool for a single-family home in particular.

How does the 2027 clubhouse refresh affect my sale?

The club plans construction from May 1, 2027 to a Thanksgiving 2027 target, with the kitchen kept open, an owner vote in fall 2026 and funding from reserves and capital improvement funds without a member assessment, per its project page. For most sellers it is a selling point, stated with its dates.

What should I do first if I am thinking about selling?

Three things, in order: get a written valuation from your own subdivision’s sales, confirm your golf status and request your association’s resale package and dues so nothing surfaces late, and decide how public the marketing should be.
