Key Takeaways: What Should Vasari Country Club Buyers and Sellers Know?

These eight points summarize Vasari Country Club in Bonita Springs, a bundled golf community of 766 homes built from 2002 to 2007. Each one is sourced below in the section that explains it, and each comes from a recorded document, a public budget, a federal map or a county sale record, not from a listing portal.

Data updated: October 2026. Sources: Lee County recorded sales through September 25, 2026; Vasari CDD FY2026 adopted and FY2027 proposed budgets; FEMA National Flood Hazard Layer read October 10, 2026; FDOT project 452544-1.

  • Vasari Country Club has 766 homes, 194 single-family and 572 condominium units in 15 recorded projects and 95 two-story buildings, on about 375.83 acres, built 2002 to 2007 by Taylor Woodrow Communities, according to the Florida condominium register and the Lee County parcel layer.
  • Club membership comes with the home and cannot be sold separately; the homeowners' Master Association owns the clubhouse and golf tracts of record, and the club charges no separate initiation fee and no food and beverage minimum, per the club's own Questions and Answers.
  • The Master Association's 2026 fee schedule lists dues of $13,601.02 a year per home and a $12,000 capital contribution for a buyer new to Vasari, and the 2024 restated declaration lets the board set a Resale Transfer Fee paid by the buyer, which reads as that contribution (our inference) (declaration, recorded August 23, 2024).
  • The Vasari CDD bills $1,709.34 to $2,578.52 a home in FY2026 (adopted budget); its bonds are scheduled to be paid off on May 1, 2027, and the proposed FY2027 bill is $1,463.77 to $1,982.66 (proposed budget, June 15, 2026).
  • Lee County recorded 35 sales in the 12 months to September 25, 2026 at a $400,000 median; single-family homes sold at a $1,125,000 median over 24 months and condominiums at $352,000 over 12 months (Lee County recorded sales, our analysis).
  • Every one of the 766 home sites we tested sits in FEMA Zone X, and Lee County places Vasari in evacuation Zone B (FEMA National Flood Hazard Layer; Lee County evacuation zones).
  • Leases must run at least 30 days, no more than six a year, and the master declaration as read has no age restriction.
  • FDOT's I-75 widening runs along Vasari's eastern edge, with public hearings scheduled for October 27 and 28, 2026 (FDOT project 452544-1).

What Is It Like Living in Vasari Country Club as a Homebuyer?

Living in Vasari Country Club means a gated Bonita Springs community where an 18-hole course, clubhouse, courts and fitness come with every one of its 766 homes. A buyer chooses between detached single-family homes and two-story condominium buildings, then inherits a master association, often a village association, and a public CDD bill.

Data updated: October 2026. Source: Vasari Country Club Questions and Answers, read October 10, 2026; Lee County Property Appraiser roll, October 4, 2026.

What kind of community is Vasari Country Club?

Vasari Country Club is a gated, bundled golf club community inside the City of Bonita Springs, Lee County, ZIP 34135, with 766 residences: 194 single-family homes and 572 condominium units. The roll shows build years from 2002 to 2007, with the single-family homes built from 2002 to 2006. The club's home page (club marketing) describes the community, and its Questions and Answers document describes a 24-hour manned gatehouse. The club's address is 11250 Via de Vasari Drive, Bonita Springs, FL 34135, and the county's city-limit layer places every point we tested inside the City of Bonita Springs.

Where is Vasari in Bonita Springs?

The entrance is off Imperial Parkway, which the club's directions page places about one mile south of Bonita Beach Road, with a turn east into the community. Interstate 75 Exit 116 at Bonita Beach Road is about 0.28 mile from the nearest Vasari parcel in a straight line, measured on the Lee County road layer. Hunters Ridge lies across I-75, and Palmira, a separate golf community, lies about 1.5 miles east, so the two names should not be mixed up when searching.

What do you buy: a lot, a condominium unit and a club membership?

A Vasari buyer takes a deed to a single-family lot or a condominium unit, and with it an automatic Class A membership in the Master Association. The recorded declarations say that membership cannot be sold, conveyed or assigned separately from the unit, and the club's Questions and Answers state that a bundled community has no separate club membership to buy. The restated declaration of August 2024 defines four assessment types: Base, Village, Special and Benefit. The Base Assessment and Village Assessment are paid annually in advance unless the board decides otherwise. For 572 of the 766 homes, a village or condominium association sits between the owner and the master association, and its dues are separate.

How do the single-family homes differ from the condominiums?

The 194 single-family homes are detached homes in plat Units One, Five and Six, and in the county's heated-area record their median size is well above the condominiums. They sold at a $1,125,000 median over 24 months, with 13 sales, and $412.90 per square foot of county heated area. The 572 condominium units sit in 95 two-story buildings of four to twelve homes each, and sold at a $352,000 median over the 12 months to September 25, 2026, with 29 sales at $232.67 per square foot. The single-family median is about 3.2 times the condominium median, and the two windows are different, so we name each one. The single-family homes answer to the Master Association alone, while the condominium units add a village or condominium association.

What does daily life inside the gate include?

The club's Questions and Answers name an 18-hole golf course, driving range, tennis, pickleball, bocce, a clubhouse with dining, a fitness center with cardio, weights and personal training, a pool area and an active social calendar. They also say that a 24-hour manned gatehouse, cable and internet services and these amenities are covered by dues. All of this is club marketing, read October 10, 2026, and the documents that bind an owner are the recorded declarations. A fuller look at each amenity follows in the amenities section below.

What is not included in the dues?

The club bills some things only when used: food and beverage, events, golf cart fees when applicable, lessons, clinics, personal services, certain guest fees and optional upgrades, according to its Questions and Answers. Dues also do not cover the Vasari CDD assessment on the county tax bill, property taxes, homeowners, wind and flood insurance, or a village or condominium association's own dues. The cost section below stacks every layer, with the source for each amount.

What should a buyer check before writing an offer?

A buyer can complete this checklist from documents before an offer is written:

  • The estoppel certificate and resale package, which show the account status, any assessment balance and the Resale Transfer Fee the board has set.
  • The declaration and rules of the specific section, because village and condominium documents can be stricter than the master declaration on leasing, pets and parking.
  • The CDD assessment class for the address, because FY2026 totals run from $1,709.34 to $2,578.52 depending on the neighborhood label.
  • The flood zone and map panel at the home site, and the Lee County evacuation zone.
  • A written insurance quote for the specific home or unit.
  • FDOT's I-75 widening plan sheet, if the home's distance to the interstate matters.

The 12-month county record

Across the 12 months from September 26, 2025 to September 25, 2026, Lee County recorded 35 sales among the 766 Vasari homes, at a median of $400,000 and a median of $249.53 per square foot of county heated area. All 35 were resales, with no builder-direct sales. By use, 29 were condominiums, with a median of $352,000, and 6 were single-family homes, priced from $850,000 to $1,750,000. Six sales are too few for a median, so single-family pricing below uses the 24-month window.

Each row uses the shortest window with 10 or more recorded sales, so windows differ by row. Per-square-foot figures use the county's heated area, not MLS living area. Builder-direct sales: none in any window shown (every sale is a resale).

Condominium and single-family are two different markets

The 29 condominium sales in the 12 months to September 25, 2026 had a median of $352,000, from $190,000 to $910,000, at $232.67 per square foot. The single-family homes needed a 24-month window to reach 10 sales: 13 sales, a median of $1,125,000, from $850,000 to $2,120,000, at $412.90 per square foot. Dividing the single-family 24-month median by the condominium 12-month median gives about 3.2, and a reader should keep the two windows in mind. Anyone pricing a Vasari home starts with the product, not the community average.

Section-by-section prices

The table above carries each condominium section at the shortest window with 10 or more sales. Matera had 10 sales in the last 12 months at a $332,500 median. Toscana had 12 sales in 24 months at $500,000, and Trieste 10 sales in 24 months at $350,000. Altessa reached 11 sales in 36 months at $749,000, Cassia 22 sales in 60 months at $716,250, and Firenze 18 sales in 60 months at $650,000. In the last 12 months alone, Altessa recorded 4 sales, Cassia 3 (at $800,000, $815,000 and $820,000), Firenze 1 (at $570,000), Toscana 5 and Trieste 6. A single sale is a data point, never a median.

The community median moves with how many single-family homes sold that year, because one product costs about three times the other. Single-family sales are under ten in every year since 2021, so we give ranges, not medians: 9 sales from $975,000 to $1,700,000 in 2022, 5 from $1,125,000 to $1,925,000 in 2023, 9 from $1,050,000 to $2,120,000 in 2024, 6 from $900,000 to $1,400,000 in 2025 and 4 from $850,000 to $1,750,000 in 2026 to date. The drop in the blended median from 2024 to 2026 mostly reflects fewer single-family sales in the mix, so the table is not a price-change measure. Over longer windows, the whole community recorded 62 sales at a $500,000 median in 24 months, 93 sales at $545,000 in 36 months and 191 sales at $599,900 in 60 months.

The highest and lowest recorded sales

The highest recorded sale in the 12 months was $1,750,000 on Via D Arezzo Dr, on August 24, 2026, for a 2006 home with 3,526 square feet of county heated area. The lowest was $190,000 on Matera Ln, on July 6, 2026. Single-family sales by street over 24 months were:

  • Pienza Ct: 5 sales, from $850,000 to $1,135,000 (under 10 sales, no median).
  • Via D Arezzo Dr: 4 sales, from $1,125,000 to $2,120,000 (under 10 sales, no median).
  • Altessa Way: two sales, $1,050,000 and $1,114,750 (two sales: too thin to read as a market rate).
  • Via Cercina Dr: two sales, $900,000 and $1,130,000 (two sales: too thin to read as a market rate).

What MLS fields would add

The county record shows what closed and at what price. It does not show how long a home sat, how close the price came to the asking price, or how many homes are listed today. Those fields come from the MLS, and for this page they read as follows.

What we measured for this page

We pulled every recorded sale in Vasari Country Club for the 12 months to September 25, 2026: 35 sales across 766 parcels matched by the legal description VASARI and county use codes 01 and 04, then split them by product, section and street. We queried the live FEMA flood layer at 40 points inside the community and tested all 766 home parcels by centroid, and we looked up school assignments at nine Vasari addresses on the School District of Lee County's own lookup. Every figure in this guide traces to one of those measurements or to a recorded document, a public budget or an agency page, each linked where it is used.

How Did Vasari Country Club Come to Be?

Vasari Country Club in Bonita Springs began as a golf-community plan called Livingston Oaks, which Taylor Woodrow Communities at Vasari, L.L.C. bought in January 2001 and renamed. The City of Bonita Springs approved up to 799 homes that year, the first condominiums were declared in 2002, and owners took control of the board in December 2006.

Data updated: October 2026

Sources: City of Bonita Springs Ordinances 01-09 (June 20, 2001), 01-23 (July 30, 2001) and 04-11 (August 23, 2004); Lee County Planned Development record and Resolution Z-99-083; Lee County Clerk recorded declarations, read October 10, 2026; Florida Division of Corporations, read October 10, 2026.

From Livingston Oaks to Vasari

Zoning records call the project Livingston Oaks through 2004, and Lee County's planned development record carries the full title Vasari RPD, formerly Livingston Oaks and Arlington GC (Lee County Planned Development record DCI960646, read October 10, 2026). Lee County first rezoned 277.62 acres to a residential planned development on December 6, 1999 under Resolution Z-99-083, which allowed up to 800 homes under the land's earlier owner (Lee County Resolution Z-99-083).

That 800 is history, not a Vasari number. The city's later approvals replaced it with 799 homes on a larger site of 375.83 acres. Taylor Woodrow Communities at Vasari, L.L.C. took title to the land by a deed dated January 2001, and the Vasari name appears in the city ordinance that created the community development district in June 2001 (City of Bonita Springs Ordinance 01-09). We print the deed's month and year and nothing finer, and we found no primary record that explains where the name Vasari came from, so we offer no story for it.

Taylor Woodrow, the developer of record

The declarant and developer is Taylor Woodrow Communities at Vasari, L.L.C., a Florida limited liability company organized on October 24, 2000 (document number L00000013027). The state's condominium register lists the same company as developer of all 15 Vasari condominium projects (Florida Division of Business and Professional Regulation, condominium register extract). For the 194 single-family homes we print only that they were developed by the same declarant, because the records we read name no separate single-family builder.

The company's later story takes one sentence. Its managing members were Taylor Morrison entities from 2010, and it filed a voluntary dissolution on February 1, 2022 (Florida Division of Corporations, name search for VASARI, read October 10, 2026). The recorded declaration, the master association and the district carry the community forward, and the sections below cover each.

The city approvals of 2001 and 2004

The City of Bonita Springs rezoned the final 375.83 acres on July 30, 2001 by Zoning Ordinance 01-23, approving up to 799 homes. The ordinance set height limits of 35 feet for single-family homes, 55 feet or three stories for multi-family buildings and 45 feet for the clubhouse (City of Bonita Springs Zoning Ordinance 01-23). Ordinance 04-11, adopted August 23, 2004, kept the total at 799 and set the mix at 605 multi-family and 194 single-family homes (City of Bonita Springs Zoning Ordinance 04-11). The zoning today is Residential Planned Development, Lee record DCI960646.

The same year as the first zoning ordinance, the city passed Ordinance 01-09 on June 20, 2001, creating the Vasari Community Development District on the same 375.83 acres, on a petition from the developer (City of Bonita Springs Ordinance 01-09).

Building out, 2002 to 2007

Homes were built from 2002 to 2007, and the county roll's median year built is 2005. The first condominium declarations came in 2002, for Altessa I, Trieste I and Toscana I, and the last, Trieste III, in August 2007. Single-family homes were built from 2002 to 2006.

By section, the county roll shows these build years: Altessa 2002 to 2005, Toscana 2002 to 2005, Trieste 2002 to 2007, Matera 2004 to 2006, Firenze 2006 and Cassia 2006 to 2007 (Lee County Property Appraiser public roll, our analysis, roll file of October 4, 2026). Those years are the roll's, which can differ from a certificate of occupancy by a season or two.

Owners take control in 2006

The 2024 restated declaration records that the declarant turned over control of the master association's board to the non-developer members on or about December 19, 2006 (Amended and Restated Declaration, Lee County Instrument 2024000237003, Section 3.17, read October 10, 2026). We use that date because the recorded instrument controls.

The 2024 restated declaration

The original Master Declaration was recorded on May 1, 2002 (Official Records Book 3635, page 4554, Instrument 5434721). Owners restated it in full, and the Amended and Restated Declaration was recorded on August 23, 2024 as Instrument 2024000237003. The restatement was approved by 529 of 766 possible votes, 69 percent, on June 21, 2024, and the companion bylaws amendment by 516 of 559 votes cast, 92 percent (Certificate of Amendment, Lee County Instrument 2024000237002).

A further certificate, Instrument 2026000132285, recorded May 19, 2026, replaced Section 12.9. As replaced, that section requires a capital replacement reserve in the budget and says the annual schedule may include a third-party reserve study (Certificate of Amendment, Instrument 2026000132285). We describe the clauses in plain language and do not quote them. The recorded declaration controls, and a buyer should read the current text in the Lee County Clerk's Official Records.

What Is the Vasari Master Plan, and How Much Was Built?

The Vasari Country Club master plan covers about 375.83 acres in Bonita Springs, with roughly 76 acres of lakes and 175.53 acres of golf course, open space and conservation. The city approved up to 799 homes, and the developer built 766 of them, all by 2007.

Data updated: October 2026

Sources: City of Bonita Springs Ordinance 04-11 master plan sheet (August 23, 2004); Ordinance 01-23 (July 30, 2001); Vasari CDD FY2026 budget and FY2025 audit; Lee County Property Appraiser roll and GIS layers, read October 10, 2026.

375.83 acres by land use

Per the 2004 master plan sheet attached to Ordinance 04-11, the 375.83 acres divide as shown below. Other documents split the acreage differently, because they date from other years and define the categories differently, so we use this one sheet and do not blend tables (City of Bonita Springs Zoning Ordinance 04-11).

The same sheet allows a clubhouse and fitness center of up to 25,000 square feet. That is a planning allowance on a 2004 plan, not a measurement of the clubhouse today, and we print no current clubhouse size.

799 approved, 766 built

The city's approval is a ceiling. Ordinance 04-11 approved 799 homes, 605 multi-family and 194 single-family. The county roll and the recorded declarations show 766 homes built, 194 single-family and 572 condominium units, which matches the 194 single-family cap exactly (Amended and Restated Declaration, Section 1, which states that Vasari Country Club has 766 lots).

The 2001 ordinance had set a different mix of multi-family and single-family homes within the same 799, and a 2001 engineer's report planned for fewer homes than either. Both are history. We make no claim that any unbuilt entitlement remains available, because that would take a new city hearing and a new plan, and nothing we read suggests one.

Plat units and condominium tracts

The single-family homes sit in three recorded plat units: Vasari Country Club Unit One, recorded in Plat Book 70 in 2002, and Units Five and Six, both in Plat Book 78. Units Two, Three A and Four are replats of tracts and roads and hold no homes (Lee County Clerk of Court, Plat Book 70 page 87).

The 572 condominium units are not on those plat units. They sit in 15 recorded condominium projects spread over six marketed sections, Altessa, Cassia, Firenze, Matera, Toscana and Trieste, in 95 two-story buildings (Florida DBPR condominium register extract). The neighborhoods section of this page covers each one.

Lakes, preserves and the I-75 edge

The community development district, not the golf course owner, holds title to the lakes and preserves. On the county roll the district owns 32 parcels totaling 142.61 acres of lake and conservation land (Lee County GIS parcel layer, read October 10, 2026). The district's budgets list a stormwater system of 25 lakes (Vasari CDD FY2026 Final Adopted Budget).

Along the eastern edge, the community meets I-75. The nearest Vasari parcel sits about 0.28 mile from the Exit 116 interchange at Bonita Beach Road. The district's budgets list perimeter wall and buffer landscaping among its responsibilities, and the district's audit notes an agreement under which the master association operates and maintains the eastern boundary landscape buffer, with the district funding major capital repairs above a set cap (Florida Auditor General, Vasari CDD FY2025 audit).

How Is Vasari Country Club Governed?

Vasari Country Club is governed in three layers in Bonita Springs: the Vasari Country Club Master Association owns and runs the club and enforces the master declaration; village and condominium associations run the condominium sections; and the Vasari Community Development District, a public special district, owns the lakes and preserves and bills on the tax roll.

Data updated: October 2026

Sources: Florida Division of Corporations records, read October 10, 2026; Amended and Restated Declaration, Instrument 2024000237003 (recorded August 23, 2024); Vasari CDD website and budgets, read October 10, 2026; Lee County Property Appraiser roll, October 4, 2026.

The Master Association owns and runs the club

The master association is Vasari Country Club Master Association, Inc., a Florida not-for-profit corporation, document number N00000007068, filed on October 23, 2000 and active, with its 2026 annual report filed February 12, 2026 (Florida Division of Corporations, Vasari Country Club Master Association, Inc.). Its articles issue no capital stock and describe members, not shareholders (Articles of Incorporation, filed October 23, 2000).

Every lot or unit owner is automatically a Class A member, and the membership cannot be sold, conveyed or assigned separately from the home, per the declarations (Amended and Restated Declaration; club Questions and Answers, club marketing). On the county roll the master association owns 12 parcels of about 129.9 acres, among them the 78.79-acre clubhouse and amenity tract and the three dry golf tracts, GC-1, GC-2 and GC-3, of 30.75 acres together (Lee County GIS parcel layer). We did not find the deed that moved those tracts to the association, so we print no deed date.

Village and condominium associations

Below the master association sit the associations for each section. Sunbiz shows 1 master association, 4 village associations (Altessa, Matera, Toscana and Trieste) and 9 condominium associations (Matera I to IV, Trieste I to III, Cassia and Firenze) active, and records that the Altessa I to III condominium associations merged into the village association in 2018 and the Toscana I to III associations in 2007 (Florida Division of Corporations, name search for VASARI, read October 10, 2026).

Because the records disagree on which entity operates each condominium today, we say only that the condominium associations merged into the village associations per Sunbiz. The club's own Q&A says each neighborhood outside the single-family communities has its own management company (club Questions and Answers, club marketing). Management companies change, so we name none.

The CDD, a separate public district

The Vasari Community Development District is a Chapter 190 special district created by City of Bonita Springs Ordinance 01-09, passed June 20, 2001, on 375.83 acres. It maintains the lakes, preserves, perimeter and irrigation mains and bills each home on the November county tax bill. A five-member board of supervisors, elected by qualified electors, runs it; seats 3 and 5 were on the November 3, 2026 ballot. The board meets the second Tuesday of the month at 9:00 a.m. at the clubhouse, and the meetings are open to the public (Vasari CDD, Contacts; FY2027 meeting schedule).

Florida Statutes section 190.006 sets how a district's board is chosen (Section 190.006, Florida Statutes). Section 190.048 requires a disclosure notice in the initial sale of property in a district, which is the first sale from the developer; Vasari homes now resell, and the district's charge arrives on the county tax bill (Section 190.048, Florida Statutes). The district is not the golf club, and it does not own the clubhouse.

What the master declaration says about leasing

Under the 2024 restated declaration, a lot may be rented only in its entirety, the minimum lease is 30 days, and no more than six leases may be made for any lot in a calendar year. Village documents may be stricter, and the club may adopt a lease review procedure with a background and credit check (Amended and Restated Declaration, Section 14.21). An owner who leases is deemed to assign the common-area enjoyment rights to the tenant (Section 4.2). The club's Q&A adds that a lease covering all of February is accepted (club Questions and Answers, club marketing).

Pets, parking, home businesses and golf balls

The declaration lets the board set a reasonable number of usual household pets and, by residence size or type, their breeds and number; a leash may be no longer than 15 feet (Section 14.4). Commercial vehicles, campers, boats and trailers are barred except in garages or club-designated spaces, with towing after notice (Section 14.2). A home business is allowed if it is not apparent from outside (Section 14.20). Every owner takes an easement for errant golf balls and assumes the risk (Section 14.19) (Amended and Restated Declaration).

Is Vasari age-restricted?

The master declaration as we read it contains no age restriction, in Articles 4, 5, 12 and 14 of the 2002 and 2024 documents. We did not read the village supplements or the 15 condominium declarations, which may add their own rules, and the section's documents control for a given home (Amended and Restated Declaration).

What Does It Cost to Own a Home in Vasari Country Club?

Owning a home in Vasari Country Club in Bonita Springs means paying the Master Association's dues, a village or condominium association's dues for most homes, the Vasari CDD's $1,709.34 to $2,578.52 FY2026 assessment, and county taxes at 12.7970 mills. The Master Association's 2026 fee schedule lists $13,601.02 a year per home, village and condominium dues run $466.72 to $2,415 a quarter, and the estoppel package confirms what a specific home owes.

Neither the Master Association's annual dues nor each village or condominium association's dues appear on the club's public site. The figures here come from the Vasari Country Club Master Association 2026 Fee Schedule and its 2026 quarterly fee sheet, hosted on a third-party brokerage site and read October 28, 2026. Stacked with the FY2026 CDD, the fixed annual carry before property tax and insurance runs from $17,785.21 in Pienza to $25,448.28 in Altessa I, our arithmetic. Confirm every figure in the estoppel certificate and resale package before closing, and make the purchase subject to reviewing them.

Property taxes in district 017

All 822 Vasari parcels on the roll sit in Lee County tax district 017, City of Bonita Springs and Bonita Springs Fire. The Property Appraiser's 2026 millage book, printed October 9, 2026, applies 12.7942 mills for 2026, against 12.8217 proposed in August, a rollback rate of 12.7874 and 12.7970 for 2025 (Lee County Property Appraiser, 2026 Taxing District Millage Book).

The 2026 components add up to 12.7942 mills:

  • Lee County, 3.7623.
  • School local, 2.2480, and school state, 3.0230.
  • City of Bonita Springs, 0.8411, its rolled-back rate, adopted on September 23, 2026 (City of Bonita Springs Resolution 26-027). Separately, Bonita Springs voters approved up to $35 million of general obligation bonds for the Bonita Estero Rail Trail on August 18, 2026, to be repaid from ad valorem taxes on all taxable property in the city over up to 30 years; the cost per home had not been published when we checked on October 12, 2026 (City of Bonita Springs Ordinance 26-05).
  • Library, 0.4218.
  • South Florida Water Management District, 0.0948, 0.0327 and 0.1026.
  • Bonita Springs Fire, 1.9999.
  • Hyacinth control, 0.0190; mosquito control, 0.2096; inland navigation, 0.0394.

The county collects the CDD assessment on the same November bill under the uniform method, and the tax collector gives a discount of up to 4 percent for early payment (Vasari CDD FY2026 Final Adopted Budget). The city's separate stormwater assessment uses a $20 tier for residential structures under 1,800 square feet of impervious surface and a $50 tier above it, set in 2019; we did not read the current-year resolution (City of Bonita Springs, Stormwater and Drainage).

Worked example: a condominium at the median

Each tax line below is an illustration: the 2025 district 017 millage applied to a value equal to the median sale price, before any exemption. A real bill follows the county's assessed and taxable value, which is usually lower than a recent sale price for a long-held home and can differ for a new owner. The medians are Lee County recorded sales, our analysis, through September 25, 2026.

No separate association for the single-family homes appears on Sunbiz, and the club's Q&A says they are managed under the master association; the neighborhoods section covers the labels. The CDD's Arezzo line falls $595.85 and Trieste's falls $245.56 under the FY2027 proposal, per the budget's printed differences (Vasari CDD FY2027 Proposed Budget).

What the estoppel and resale package will show

An estoppel certificate states what an owner owes the association on the date it is issued. For a condominium, section 718.116 governs it (Section 718.116, Florida Statutes), and for a homeowners' association section 720.30851 does (Section 720.30851, Florida Statutes). In both, the statute states a $250 base fee, plus $100 if expedited and $150 if the account is delinquent, adjusted every five years by the Department of Business and Professional Regulation; the current DBPR-adjusted caps are $299, plus $119 for delivery within three business days and $179 if delinquent, with the next adjustment due by July 1, 2027, and an association's actual fee may be lower (DBPR estoppel certificate fee schedule). The certificate is due within 10 business days of a written request.

For Vasari, the package is where the master association's dues, any village or condominium dues and any remaining balance from an earlier assessment appear. The club's Q&A says there are no planned assessments, and that some owners paid an earlier assessment in full while others may carry a balance, which the estoppel shows (club Questions and Answers, club marketing). The amount, date and purpose of that earlier assessment are not public.

The Resale Transfer Fee

The 2024 restated declaration lets the board set a Resale Transfer Fee. It is levied on the buyer at closing, in an amount the board sets from time to time, effective at least 90 days after the board publishes it. Transfers to an estate, surviving spouse, heirs, a spouse, a trust or a wholly owned entity for planning, and to the club by foreclosure, are exempt (Amended and Restated Declaration, Section 12.13). No current amount is published, so we print none.

The original 2002 declaration set a resale contribution of six months of assessments, and the 2024 restatement replaced that formula. The club's Q&A says no separate initiation fee is charged (club Questions and Answers, club marketing). Those two statements fit together: there is no initiation fee, and the 2026 fee schedule still lists a $12,000 capital contribution that a buyer new to Vasari pays.

What Does the Vasari CDD Pay For, and When Does Its Bond Debt End?

The Vasari CDD in Bonita Springs owns and maintains Vasari Country Club's 25 lakes, stormwater system, preserves, perimeter and irrigation mains, and bills each home $1,100 for operations plus a bond share on the county tax bill. Its Series 2012 bonds are scheduled to be paid off on May 1, 2027.

Data updated: October 2026

Sources: Vasari CDD FY2026 adopted budget, FY2027 proposed budget (June 15, 2026), October 13, 2026 agenda package, and FY2025 audit (Florida Auditor General), read October 10, 2026.

What the CDD owns and maintains

The district's budgets list the stormwater system of 25 lakes, preserves, the perimeter wall and buffer landscaping, and the irrigation pump house and mains. The district does not own or run the golf course or the clubhouse, which belong to the master association (Vasari CDD FY2026 Final Adopted Budget). On the county roll the district owns 32 lake and conservation parcels of 142.61 acres.

The district also carries a capital line for lake bank erosion of $332,163 in FY2026, and the same amount in the FY2027 proposal. Through August 31, 2026 it had spent $201,449 of the FY2026 line, 60.65 percent (Vasari CDD agenda package, October 13, 2026).

FY2026 assessments by neighborhood

The district bills the same operations assessment of $1,100 on all 766 units, in FY2025, FY2026 and the FY2027 proposal; it was $800 in FY2023 and FY2024. The debt line differs by the district's bond class. The table uses the district's own neighborhood labels.

Source: Vasari CDD FY2026 adopted budget and FY2027 proposed budget, June 15, 2026.

FY2027 proposed: debt lines down 40.3 percent

The June 15, 2026 proposed budget cuts every debt line by 40.3 percent. Totals fall from 14.4 percent (Trieste) to 23.1 percent (Arezzo), so the proposed FY2027 bill runs $1,463.77 to $1,982.66 a home. The budget hearing was on the district's August 11, 2026 agenda (Vasari CDD agenda, August 11, 2026), but the adopted FY2027 budget was not posted on the district's documents page when we checked on October 10, 2026, so these figures are the proposal.

The Series 2012 bonds and the May 1, 2027 payoff

The district's debt is its Series 2012 Capital Improvement Revenue Refunding Bonds, issued August 15, 2012 at a fixed 2.79 percent, with an original principal of $8,655,000 and a final maturity of May 1, 2027. After the May 1, 2026 payment, $695,000 remained (Vasari CDD FY2027 Proposed Budget). At September 30, 2025, $1,370,000 was outstanding and the district's net position was $16,056,436 (Florida Auditor General, Vasari CDD FY2025 audit).

The bonds are scheduled to be paid off on May 1, 2027. Assuming no new borrowing, no CDD debt assessment is scheduled after the FY2027 bill, and the following year's bill would carry only the operating line, which the board sets each year. That is an inference from the budget, not a promise. A buyer or seller who wants a payoff figure for a specific home can ask the district in writing through the contact on its website (Vasari CDD). We found no public official statement for these bonds, and we make no claim about how they were placed.

Lake banks, reserves and the stormwater rules

The district's reserve schedule rests on a reserve study. Its budgets add $179,193 a year to reserves in both FY2026 and the FY2027 proposal; we print the total and not the split by category, because the two documents split it differently. The lake bank erosion line described above is the district's largest capital item.

The district's Stormwater Management Rules were adopted by Resolution 2026-02, with text dated November 11, 2025 (Vasari CDD agenda package, November 11, 2025). Under the rules, the district maintains outfall infrastructure below the connection point, and owners maintain everything above it. An owner whose runoff damages a lake bank repairs that damage, and work on district property is permitted through the district (Vasari CDD, Executive Summary for Stormwater Rules).

What Neighborhoods Make Up Vasari Country Club?

Vasari Country Club in Bonita Springs is made of six condominium sections, Altessa, Cassia, Firenze, Matera, Toscana and Trieste, with 572 homes in two-story buildings, plus 194 single-family homes in plat Units One, Five and Six. Each condominium section has its own association; the single-family homes answer to the Master Association.

Data updated: October 2026. Source: Lee County Property Appraiser public roll and recorded sales, our analysis (windows end September 25, 2026); Florida DBPR condominium register; Vasari CDD FY2026 adopted budget; Vasari CDD FY2027 proposed budget, June 15, 2026; Florida Division of Corporations records read October 10, 2026.

The table below puts every section on one line. Condominium buildings are all two stories in the county appraiser's building layer (Lee County GIS building footprints), and the recorded projects are the 15 that the state lists (DBPR condominium register extract).

Each sales cell uses the shortest window with 10 or more recorded sales, Lee County recorded sales, our analysis, so windows differ by row. Square footage is the county's heated area, not MLS living area. The CDD column is the district's FY2026 adopted total per home, set out in full in the cost sections above.

Altessa at Vasari

Altessa at Vasari has 88 condominium homes in 22 buildings of four, each with a garage, built from 2002 to 2005 in three recorded projects, Altessa I, II and III. County plans come in two sizes, 2,040 and 2,875 square feet of heated area.

The Altessa at Vasari Village Association is active on the Florida Division of Corporations site, and the three Altessa condominium associations are listed there as merged into it (Florida Division of Corporations, Vasari name search). Over the 36 months to September 25, 2026, Lee County recorded 11 Altessa sales at a median of $749,000, from $610,000 to $910,000, or $316.52 per square foot of county heated area; 4 of those closed in the last 12 months. The district's FY2026 bill for the Altessa label is $2,187.26 a home, and the FY2027 proposal is $1,749.08.

A street-name trap matters here. Altessa Way is shared by four sections: Altessa itself, Cassia, Matera III and IV, and the Unit Six single-family homes. A buyer who searches the street name will see all four, so confirm the recorded section before comparing prices.

Cassia at Vasari

Cassia at Vasari has 68 condominium homes in 17 buildings of four, with garages, built in 2006 and 2007. It has two plans, 1,998 and 2,716 square feet of county heated area, and its buildings sit on Altessa Way and Carrara Court.

Cassia has one condominium association, Cassia at Vasari Condominium Association, and the Florida Division of Corporations lists no village association for it. Over the 60 months to September 25, 2026, the county recorded 22 sales at a $716,250 median, from $620,000 to $905,000, or $302.84 per square foot. The last 12 months hold three sales, at $800,000, $815,000 and $820,000. The district's FY2026 bill is $2,187.26 a home, proposed at $1,749.08 for FY2027.

Firenze at Vasari

Firenze at Vasari is the smallest condominium section, 42 homes in seven buildings of six, with garages, all built in 2006. Its four plans run from 1,608 to 2,192 square feet of county heated area, on Firenze Way and Via Siena Court.

Firenze has its own condominium association. The county recorded 18 sales over 60 months at a $650,000 median, from $280,000 to $770,000, or $311.54 per square foot. Only one sale closed in the last 12 months, at $570,000, and one sale is not a median, so we publish no 12-month rate for the section. The district's FY2026 bill is $2,056.07 a home, proposed at $1,670.77 for FY2027.

Matera at Vasari

Matera at Vasari has 128 condominium homes in 16 buildings of eight, with carports, built from 2004 to 2006 in four recorded projects, Matera I to IV. Matera I, II and IV share one 1,467 square foot plan, and Matera III has two near-identical plans of 1,597 and 1,621 square feet. Matera I and II sit on Matera Lane, and Matera III and IV sit on Altessa Way.

A village association and four separate condominium associations are active on the Florida Division of Corporations site. Matera is the section with the shortest data window to reach 10 sales: in the 12 months to September 25, 2026 the county recorded 10 sales at a median of $332,500, from $190,000 to $400,000, or $224.95 per square foot. The lowest sale in the whole community over those 12 months, $190,000, was a Matera Lane sale in July 2026. The district's budget spells the label "Materra" and bills $1,969.38 a home in FY2026, proposed at $1,619.01 for FY2027.

Matera at Vasari is not the Fort Myers condominium of the same name.

Toscana at Vasari

Toscana at Vasari is the largest condominium section, 138 homes in 23 buildings of six, with garages, built from 2002 to 2005. It offers four plans of 1,648, 1,761, 2,083 and 2,149 square feet of county heated area, and its first project was among the first condominiums declared at Vasari in 2002.

The Toscana at Vasari Village Association is active, and the three Toscana condominium associations are listed as merged into it, with the merger filed in 2007. Over the 24 months to September 25, 2026 the county recorded 12 sales at a median of $500,000, from $335,000 to $579,000, or $275.04 per square foot; 5 of them closed in the last 12 months. The district's FY2026 bill is $1,883.85 a home, proposed at $1,567.95 for FY2027.

Trieste at Vasari

Trieste at Vasari has 108 condominium homes in 10 buildings of 8 and 12, with carports, built from 2002 to 2007, and all of it sits on Corsia Trieste Way. Its plans run from 1,412 to 1,660 square feet of county heated area. Trieste III, the last project at Vasari, was declared in August 2007.

A village association and three condominium associations are active. Over the 24 months to September 25, 2026 the county recorded 10 sales at a $350,000 median, from $272,500 to $405,000, or $230.09 per square foot; 6 closed in the last 12 months. Trieste carries the lowest district bill in the community, $1,709.34 a home in FY2026 and $1,463.77 proposed for FY2027.

The single-family homes: Units One, Five and Six

Vasari has 194 single-family homes, built from 2002 to 2006 in three recorded plat units. Unit One holds 106 homes, 61 on Pienza Court and 45 on Via D Arezzo Drive. Unit Five holds 40 on Via Cercina Drive, and Unit Six holds 48 on Altessa Way. Plat Books 70 and 78 hold these plats (Lee County Clerk, Unit One plat, Plat Book 70 page 87, Lee County Clerk image).

The county's heated area for these homes has a median of 2,543 square feet, from about 1,978 to 3,557. The county land-use record tags 191 of the 194 homes with golf course or lake frontage. The Florida Division of Corporations shows no separate village or homeowners association for the single-family homes, and the club's question-and-answer sheet says each neighborhood except the single-family communities has its own management company (Vasari Country Club Questions and Answers, club marketing). The homes therefore appear to answer to the Master Association alone, and their recorded sales are the highest in the community.

Over the 24 months to September 25, 2026, Lee County recorded 13 single-family sales at a median of $1,125,000, from $850,000 to $2,120,000, or $412.90 per square foot of county heated area. In the last 12 months, 6 single-family homes sold, from $850,000 to $1,750,000, and we publish no median for six sales. By street over the 24 months:

Source: Lee County recorded sales, our analysis, 24 months to September 25, 2026. The district bills the single-family labels between $2,317.31 and $2,578.52 a home for FY2026.

The CDD's neighborhood labels

The Vasari CDD's assessment schedule groups the single-family homes under four labels. Arezzo covers lots 62 to 106 with 45 homes, Pienza covers lots 1 to 61 with 61 homes, Cercina covers lots 142 to 181 with 40 homes, and Bellino covers lots 182 to 229 with 48 homes (Vasari CDD FY2026 adopted budget). The four labels add up to 194, the single-family count on the county roll.

These are the district's labels for lot groups. They are not recorded plat names or association names. Side by side, the county roll shows 61 homes on Pienza Court, 45 on Via D Arezzo Drive and 40 on Via Cercina Drive. The schedule also labels one group Bellino, and we do not match that label to any street or plat unit, because the record does not do so.

Names that are not Vasari

Four names sound like Vasari and are not. A street named Bellino Terrace lies in Palmira, a separate golf community, not in Vasari. Matera at Vasari is not the Fort Myers condominium of the same name, which has its own association. Sorrento is a Palmira-area name with no Vasari roll record. And Palmira itself is a separate community with its own golf course, about 1.5 miles east.

Is Golf Included With a Vasari Home, and Who Owns the Club?

Yes. At Vasari Country Club in Bonita Springs every home owner is automatically a member of the club through the Master Association, and the membership cannot be sold apart from the home. The homeowners' Master Association owns the clubhouse and dry golf tracts on the county roll, and the club charges no separate initiation fee.

Data updated: October 2026. Source: Vasari Country Club Master Declaration recorded May 1, 2002 and Amended and Restated Declaration recorded August 23, 2024 (Lee County Clerk images, read October 10, 2026); club Questions and Answers sheet (club marketing, read October 10, 2026); Lee County Property Appraiser parcel layer, read October 10, 2026.

What the documents say membership is

The club's own question-and-answer sheet says that since Vasari is a bundled community, club membership and amenities are included with ownership, with no separate initiation fee and no additional club membership to purchase (Vasari Country Club Questions and Answers, club marketing). The recorded documents say the same thing in legal terms. The original 2002 declaration deems every lot owner a Class A member, and the condominium declarations we read state that membership cannot be sold, conveyed or assigned apart from the unit (Master Declaration, OR 3635/4554, Lee County Clerk image).

The 2024 restated declaration defines the Club Facilities as the golf course, practice area, racquet courts, pool, exercise, restaurant and social facilities that the club owns, leases or operates, and gives owners access for themselves and their immediate families (Amended and Restated Declaration, Instrument 2024000237003, Lee County Clerk image). An owner who leases assigns those enjoyment rights to the tenant. The rules may also let non-members use the facilities on a daily, short or long term basis.

Who owns the clubhouse and course land

On the county roll, the Vasari Country Club Master Association owns 12 parcels of about 129.9 acres. They include the 78.79-acre clubhouse and amenity tract and the golf tracts GC-1, GC-2 and GC-3, which total 30.75 acres (Lee County GIS parcel layer). The Vasari CDD owns 32 lake and conservation parcels of 142.61 acres. No developer, outside operator or separate club company appears as owner of record on any of the club parcels.

The Master Association is a Florida not-for-profit corporation filed October 23, 2000, active, with a 2026 annual report on file (Florida Division of Corporations, Vasari Country Club Master Association, Inc.). Its articles issue no capital stock, so its members are members and not shareholders. We read no recorded deed conveying the club land to the Master Association, so we state the ownership as the county roll shows it and print no deed date and no price.

Equity or non-equity? What the record shows

Buyers often ask this question, and the documents do not answer it in those words. No club document we read uses either word. What the record supports is the structure above: membership comes with the home and cannot be sold separately, and the clubhouse and dry golf tracts are owned of record by the homeowners' Master Association.

Whether an owner holds a transferable membership interest apart from the home is the question a buyer should put to the recorded declaration for the section being bought, together with the estoppel and resale package. Based on the documents we read, we describe the structure and do not attach a label to it.

What membership costs you, and what it does not

The club says dues cover community operations and maintenance, a 24-hour manned gatehouse, cable and internet services, and club amenities including the 18-hole golf course, driving range, tennis, pickleball, bocce and clubhouse (Vasari Country Club Questions and Answers, club marketing). Food and beverage, events, golf cart fees when they apply, lessons, clinics, personal services, certain guest fees and optional upgrades are billed separately when used. The club states no food and beverage minimum.

Two charges are not on the club's public site. The Master Association's 2026 fee schedule, hosted on a third-party brokerage site, lists annual dues of $13,601.02, up from $12,905.98 in 2025, a one-time $12,000 capital contribution for a buyer new to Vasari, $6,000 for an existing member, and a $532.50 rental processing fee. The 2024 declaration lets the board set a Resale Transfer Fee that the buyer pays at closing, which reads as that contribution (our inference) (Amended and Restated Declaration, Instrument 2024000237003, Lee County Clerk image). The same document's budget page nets the dues to $13,343 after a $258 surplus credit, so confirm the billed figure in the estoppel certificate and resale package before closing.

What Is the Vasari Golf Course Like?

The Vasari Country Club course in Bonita Springs is a private 18-hole, par 72 layout that golf course directories credit to Gordon G. Lewis in 2002, with a 2010 update by Billy Fuller. The Florida State Golf Association rates the championship tee at 72.4 with a slope of 143.

Data updated: October 2026. Source: Florida State Golf Association club record (read October 10, 2026); GOLF.com Course Finder and GolfPass, directories read October 10, 2026; Vasari Country Club golf page, club marketing, read October 10, 2026.

Architect, par and rating

Two directories, GOLF.com Course Finder and GolfPass, credit Gordon G. Lewis with the course in 2002 and a later update by Billy Fuller in 2010. The club does not name an architect on its own pages, so we attribute the names to the directories and not to the club. Both directories list 18 holes and par 72, and the club's golf page calls it an 18-hole championship course.

The Florida State Golf Association's club record rates the championship tee at 72.4 with a slope of 143 for men. We take ratings from the association alone. A third-party scorecard lists about 6,657 yards from the longest tees, and we use that as an approximate length, since the club publishes no scorecard.

Practice facilities and programs

The club describes a 300-yard Aqua Driving Range, and a practice area with a chipping green, a greenside bunker and a putting green. It also lists a pro shop, lessons and clinics, a Men's League and a Women's Golf Association that plays 9 and 18 holes (Vasari Country Club golf page, club marketing).

The Association of Golf Merchandisers named the club on its 2022 Platinum Award list (The Golf Wire, 2022 AGM Platinum Awards). That is a golf shop merchandising award and says nothing about the course itself.

How tee times work

Tee times at Vasari are assigned through an online system called Chelsea, on a rolling six-day point system, and not first come, first served. Players can request times up to 30 days ahead, and an Overflow List holds requests the system could not fill (Vasari Country Club Questions and Answers, club marketing). Point values and the club's current rules can change, so read the sheet and the club's current rules before relying on them.

Guest play limits

Guests may play from noon onward from January through March, and guests may not play on Fridays from January through April. Guest play is open at any time on weekends (Vasari Country Club Questions and Answers, club marketing). The declaration separately lets the rules open the facilities to non-members for daily, short or long terms.

The declaration also contains an errant golf ball easement and assumption of risk for homes along the course (Amended and Restated Declaration, Instrument 2024000237003, Lee County Clerk image). 191 of the 194 single-family homes carry a golf or lake frontage tag, so a buyer of a course-side home should read that clause.

What Amenities Does Vasari Country Club Offer Beyond Golf?

Beyond golf, Vasari Country Club in Bonita Springs offers a clubhouse with dining, a fitness center, a pool, tennis, pickleball and bocce, all named in the club's own Q&A as part of what dues cover. The club also runs an active social calendar and a charitable foundation, Vasari Cares.

Data updated: October 2026. Source: Vasari Country Club Questions and Answers, lifestyle page and guest information page (club marketing, read October 10, 2026); trade press 2019 and 2020; South Florida Water Management District permits issued 2019.

The clubhouse and the Renaissance Project

Trade press announced a $6.1 million clubhouse expansion, the Renaissance Project, in 2019 and 2020. It describes an expanded Grill and Bar, a lower-level Piazza with a kitchen and covered bar, a new golf shop building and a covered terrace (Club + Resort Business, Vasari CC Announces $6.1M Renaissance Project; Business Observer, March 8, 2020). The same press calls it the first clubhouse renovation since a 2004 grand opening.

The water management district issued two permits to the Master Association in 2019: 36-101912-P for a pro shop addition on August 30, 2019, and 36-102315-P for a clubhouse expansion on November 4, 2019 (South Florida Water Management District, Environmental Resource Permits map service). The club's home page now describes an artfully redesigned clubhouse. We found no completion notice, so we print no completion date, no final cost and no square footage.

Tennis, pickleball and bocce

The club's Questions and Answers sheet lists tennis, pickleball and bocce among what dues cover. The lifestyle page names tennis and bocce programs and does not mention pickleball, so we rely on the sheet for pickleball and say so (Vasari Country Club lifestyle page, club marketing). The club publishes no court counts, and we print none.

Fitness and pool

The lifestyle page lists a fitness center with cardio and weight equipment and personal training, and the guest rules refer to a pool area. Pool size, heating and hours are not on the club's public pages, so we state only that a pool exists (Vasari Country Club guest information, club marketing).

House rules on the same page bar smoking in the clubhouse, pool area, fitness center, range and courts, and bar pets from club facilities except service dogs. Dress codes apply in the dining rooms, on the course and on the courts.

Dining and the social calendar

The club describes seasonal, locally sourced menus, and the Questions and Answers sheet lists holiday parties, themed nights, wine dinners, golf events and tournaments, tennis and bocce activities, fitness programs and dining events. Dining is a pay-as-used charge, and the club states no food and beverage minimum (Vasari Country Club Questions and Answers, club marketing). The club's menus, outlet list and hours are not public, so we list none.

Vasari Cares Foundation

Vasari Cares Foundation, Inc. is a registered Florida nonprofit (document N17000004678) that supports charities in Lee and Collier Counties. Its own page says it was founded in 2017 and has invested $484,000 in local nonprofits, supporting 17 organizations (Vasari Cares Foundation page, the charity's own statement). We did not audit those figures.

Does Vasari Country Club Have a Marina or Beach Access?

No. Vasari Country Club in Bonita Springs has no marina and no private beach; it sits inland, west of I-75. Bonita Beach Park is about 13 to 16 minutes away without traffic, but its parking lot closed to the public on September 8, 2026 for Hurricane Ian repairs.

Data updated: October 2026. Source: Lee County Parks, Bonita Beach Park and Bonita Beach Access #1, read October 10, 2026; Florida State Parks, Lovers Key, read October 10, 2026; OpenStreetMap routing (OSRM) from five points inside Vasari, October 10, 2026, no traffic.

No marina inside the gate

We found no marina, dock or boat storage in the club's pages, the Property Appraiser roll or the CDD records. That limits what we can say: the absence is verified only against those sources. The lakes belong to the Vasari CDD and serve stormwater.

Lee County Parks says the Bonita Beach Park parking lot and beach park amenities closed to patrons from September 8, 2026 for construction to repair Hurricane Ian damage, with pedestrian access through Bonita Beach Access #1. The Access #1 page says its own lot closes from November 1, 2026, and pedestrian beach access stays open. Both lots list parking at $2 an hour. Little Hickory Island Beach Park (Beach Access #10) has also had its lot and amenities closed since September 8, 2026 for Hurricane Ian construction, with pedestrian access open (Lee County Parks, Little Hickory Island Beach Park, read October 12, 2026). Beach Accesses #2 to #9 are free to park (Lee County Parks, Bonita Beach Accesses). Plan a beach day around those dates and confirm on the county pages.

At Lovers Key State Park the tram is discontinued, and from May 1, 2026 the park has no gift shop, bait shop or food and beverage service (Florida State Parks, Lovers Key State Park).

Boat ramps and paddling nearby

The Imperial River boat ramp is the closest public ramp, 5.3 miles and about 12 minutes from the club by the same routing. Lee County lists two ramps, a paddlecraft launch and $5 a day parking (Lee County Parks, Imperial River boat ramp). Lovers Key State Park also lists a canoe and kayak launch. Ramp fees and hours change, so check the operator's page.

What Schools Serve Vasari Country Club?

Vasari Country Club addresses in Bonita Springs fall in the School District of Lee County's study area 2251: Elementary Zone Q, Middle Zone GG and High School South Zone 3, checked address by address on October 10, 2026. A zone lists several schools a student can choose from; it sets busing, not choice.

All nine agreed, across all three single-family units and five condominium sections. That supports a statement for the streets we tested and not for every parcel; the Altessa condominium buildings and interior Matera and Toscana buildings were not tested one by one, so use the district tool with the exact address.

The district's zone records list the schools students may choose from. Zone Q lists Bonita Springs, Pinewoods, San Carlos Park, Spring Creek and Three Oaks elementary schools. Zone GG lists Bonita Springs Middle and Three Oaks Middle. South Zone 3 lists Bonita Springs High, Estero High and South Fort Myers High. The district says the 2026-27 enrollment plan, approved December 1, 2025, only limits the transportation provided and does not limit a student's access to choose a school for the programs it offers (School District of Lee County, School Zones).

Busing for high school

The district's high school transportation page lists subzone S3 service to three schools: Bonita Springs High, Estero High and South Fort Myers High (School District of Lee County, High School Transportation Optimization). The page adds that students living outside a school's listed subzones receive no busing but may attend the school with their own transportation.

We did not find a public address-level bus lookup for elementary or middle schools, so we make no claim about stops or ride times.

How Far Is Vasari From Hospitals and Urgent Care?

From Vasari Country Club in Bonita Springs, NCH North Hospital in Naples is about 12 to 15 minutes away without traffic, and the NCH freestanding emergency department in Bonita Springs about 15 to 18 minutes. The nearest Level II trauma center, Gulf Coast Medical Center, is about 29 to 33 minutes.

How Do Hurricanes Affect Vasari Country Club?

Hurricanes reach Vasari Country Club in Bonita Springs mainly through wind and evacuation orders: Lee County places it in evacuation Zone B, and the National Hurricane Center's worst-case surge envelope shows no inundation in Category 1 and 2 storms but up to 4 feet above ground in Category 3 and 12 to 15 feet in Category 5.

Data updated: October 2026. Source: Lee County GIS evacuation zones and Lee County Emergency Management Zone B sheet, National Hurricane Center SLOSH worst-case layer (data acquired February 17, 2026), National Hurricane Center storm reports, all read October 10, 2026.

This section reports what the county, the National Hurricane Center and the state building code say about the ground the community sits on. It makes no statement about storm effects on any Vasari home: we searched for a Vasari-specific damage record and found none.

Evacuation Zone B

Lee County's evacuation zone service returned Zone B (surge zone 2) at all 40 sample points we queried across Vasari's recorded sections on October 10, 2026. The county's own Zone B sheet describes the zone in these words: "Zone B is very vulnerable and will experience significant impacts from land-falling storms. Evacuation will often be required for a hurricane coming from the Gulf" (Lee County Emergency Management, Zone B, read October 10, 2026).

An evacuation zone is a surge planning zone. It is not a flood zone, and it is a different map from the FEMA layer described in the next section. Whether an order names Zone B is a county decision made storm by storm from the forecast, so the useful habit is to look up the exact address on Lee County Emergency Management's evacuation zone lookup (LeeEOC.com) before hurricane season rather than during a watch.

Storm surge in the worst-case envelope

The National Hurricane Center's SLOSH model produces a "maximum of maximums" layer, a worst-case planning envelope built from model runs. We queried it at the same 40 points on October 10, 2026 (NHC SLOSH layer through the Florida Geographic Data Library, data acquired February 17, 2026).

What Ian, Irma, Helene and Milton did nearby

The federal storm reports speak of the coast and the region, not of individual subdivisions, so none of these figures is a Vasari measurement.

Helene and Milton

2024

Surge inundation of 3 to 5 feet from Bonita Beach southward (Helene; Milton)

Every Vasari home on the Lee County roll carries a year built of 2007 or earlier (Lee County Property Appraiser roll, October 2026), so Irma, Ian, Helene and Milton all came after the community was built. We found no county assessment, association notice or federal record that describes conditions at Vasari in any of those storms, and we do not guess. For any single home, the useful record is its own file: permits, roof covering and age, the wind mitigation report and the claim history.

Wind design and the debris region

The Lee County Property Appraiser's hazard layers return a Florida Building Code design wind speed of 160 mph for Risk Category II, and place the point inside the wind-borne debris region, at all 40 sample points (Lee County Property Appraiser hazards layers, October 10, 2026). Risk Category II is the category used for one- and two-family homes and typical condominium buildings.

Those are the speeds a new building would be designed to today. They are not the speeds a 2002 to 2007 permit was designed to, and we did not find the original design basis for any Vasari building. The first edition of the Florida Building Code replaced local codes on March 1, 2002, the 8th edition took effect December 31, 2023, and the 9th edition is scheduled to take effect December 31, 2026 (Florida Senate bill analysis, SB 808, 2026). Because every Vasari home was permitted in the statewide code era, the permit date and the roof and opening details on a specific home matter more than the community as a whole.

What Flood Zone Is Vasari Country Club In?

Every one of Vasari Country Club's 766 home sites in Bonita Springs that we tested by county centroid falls in FEMA Zone X, outside the Special Flood Hazard Area, on the live federal flood layer read October 10, 2026: 664 in shaded Zone X (0.2 percent annual chance) and 102 in minimal-hazard Zone X.

Data updated: October 2026. Source: FEMA National Flood Hazard Layer, queried at 40 points and all 766 home sites on October 10, 2026.

The basis matters, so here it is. We did not read a community-wide map label. We queried the live layer at 40 sample points, then ran a point-in-polygon test of every built residential parcel centroid against the flood polygons that touch the community. The layer returned no base flood elevation at any point.

Zone X at every home site tested

At the 40 sample points, placed at the northern and southern ends of each recorded section and at the eastern and western ends of the single-family units, the layer returned Zone X every time: 33 points in shaded Zone X (0.2 percent annual chance flood hazard) and 7 in minimal-hazard Zone X. None fell in a Special Flood Hazard Area. The centroid test of all 766 home parcels agreed: 664 in shaded Zone X, 102 in unshaded Zone X, and none in Zone A, AE, AH or V (FEMA National Flood Hazard Layer, October 10, 2026).

Two FIRM panels, and the 2027 update

Two Flood Insurance Rate Map panels cover the community. Panel 12071C0659G, effective November 17, 2022, covers about 689 home centroids. Panel 12071C0678F, effective August 28, 2008, covers 77 on the eastern edge: 54 in Toscana I, 17 in single-family Unit Five and 6 in Toscana II (FEMA layer, our analysis, October 10, 2026).

FEMA's Map Service Center lists a Lee County map update effective March 2, 2027, posted September 19, 2026. We checked the revised-panel list in that database: it revises other panels and not 0659G or 0678F, so the two panels above are not changed by it (FEMA Flood Map Service Center). A future revision elsewhere in the county is not a statement about any Vasari lot, and a lender's flood determination for the exact address is the document that settles a loan requirement.

Ground elevation and drainage

Lee County's 2018 LiDAR puts the average ground elevation within 75 feet of the 40 sample points at 13.2 to 15.9 feet above sea level (NAVD88). That is ground surface, not finished floor (Lee County GIS, 2018 LiDAR spot elevations). The county's hydrography layer places the community in the Oak Creek sub-watershed of the Estero Bay basin (Lee County GIS hydrography).

The Vasari Community Development District is responsible for the stormwater system of 25 lakes, the preserves, the perimeter wall and buffer landscaping and the irrigation pump house and mains, but not the golf course or the clubhouse (Vasari CDD FY2026 adopted budget). The City of Bonita Springs applies a 50 percent rule to buildings in a mapped Special Flood Hazard Area; no Vasari home site is in one on the current map (City of Bonita Springs Community Development, FEMA Flood Zone Information, October 10, 2026).

What Zone X does and does not tell a buyer

Shaded Zone X is a moderate-hazard area outside the 1 percent annual chance floodplain; minimal-hazard Zone X is outside the 0.2 percent area as well. Both are map classifications of the ground, not a record of how any building performed in any storm, and not a promise about the next one. An insurer or lender can still ask for flood coverage on a Zone X property, and Citizens now requires it on most of its wind policies (see the insurance section below).

The practical steps are small: read the flood zone and panel on the lender's determination for the exact address, ask for any elevation certificate the seller holds, and compare the surge envelope above with the evacuation zone. Together those give a fuller picture than any single map label.

How Does Insurance Work for Vasari Homes and Condominiums?

Insurance at Vasari Country Club in Bonita Springs splits by product: single-family owners insure the whole house, while condominium owners carry a unit-owner policy beside the association's master policy. From January 1, 2027, Citizens requires flood coverage on every new and renewing personal residential policy that includes wind coverage, whatever the flood zone; condominium unit-owner, tenant contents and wind-excluded policies are exempt.

Data updated: October 2026. Source: Citizens Property Insurance flood requirement, Florida OIR form OIR-B1-1802, My Safe Florida Home, My Safe Florida Condo Pilot, City of Bonita Springs, FEMA Community Rating System, all read October 10, 2026.

We publish no premium figure. Quotes depend on the home, its roof, its openings and its claim history, and no public source gives a Vasari-wide premium.

Single-family policies and the Citizens flood rule

Citizens Property Insurance states that most of its new and renewing personal residential policies that carry wind coverage must also carry flood insurance by January 1, 2027, under a phased-in approach. For homes outside the Special Flood Hazard Area, the final step applies to all policies regardless of dwelling value (Citizens Property Insurance, flood requirement, October 10, 2026). All of Vasari's 194 single-family homes sit in Zone X on the layer we tested, so a single-family owner who holds or is offered a Citizens wind policy should expect that requirement.

Flood coverage is also available through private insurers and through the National Flood Insurance Program. The City of Bonita Springs holds Community Rating System Class 5, and the city's November 21, 2024 release says NFIP policyholders keep a 25 percent discount (City of Bonita Springs, FEMA CRS). That discount applies to NFIP policies only.

Condominium unit-owner and master policies

Citizens states that condominium unit-owner policies, tenant contents policies, and policies that exclude windstorm or hail coverage are not required to buy flood insurance. A unit-owner policy protects the interior and the owner's personal property and liability; the building itself is insured under the association's master policy.

What a master policy contains is in the association's records, and this page does not describe it. The Citizens page addresses unit-owner policies and does not address a master policy. A condominium buyer should ask for the association's insurance documents in the resale package, then review them with an insurance professional before closing. Vasari has 572 condominium units in 15 recorded projects and 95 two-story buildings, each with its own condominium association, so the master policies are building-group specific (Florida Department of Business and Professional Regulation register; Lee County Property Appraiser building footprints, October 10, 2026).

Wind mitigation credits for 2002 to 2007 homes

Florida's Uniform Mitigation Verification Inspection Form (OIR-B1-1802) asks whether a structure was built in compliance with the Florida Building Code, and for homes built in 2002 or 2003 it asks for a permit application dated after March 1, 2002 (Florida OIR, form OIR-B1-1802). Every Vasari home was built from 2002 to 2007, after the code's first edition took effect on March 1, 2002, so the early homes in the community are the ones where the permit date decides whether the credit applies. Section 627.711 of the Florida Statutes directs the form and requires insurers to accept a valid one for discounts (Section 627.711, Florida Statutes).

Two state programs are worth knowing about. My Safe Florida Home offers a free wind mitigation inspection and potential grants of up to $10,000 (My Safe Florida Home). My Safe Florida Condo Pilot lets condominium associations within 15 miles of the coast apply, by board vote, for a mitigation inspection and grants; associations apply, not unit owners (My Safe Florida Condo Pilot). Eligibility is decided by program staff, and funding depends on the program year.

Do Florida's Condo Milestone and SIRS Laws Apply to Vasari?

On the county record, Vasari Country Club's condominium buildings in Bonita Springs sit below the threshold of Florida's milestone inspection and structural integrity reserve study laws: the Lee County Property Appraiser records all 95 buildings at two stories, and both laws apply to buildings of three habitable stories or more. This is the record, not a legal opinion.

Data updated: October 2026. Source: Section 553.899, Florida Statutes and Section 718.112, Florida Statutes (2026 statutes, read October 10, 2026); Lee County GIS building footprints, read October 10, 2026.

What the statutes require

Section 553.899 of the Florida Statutes requires a milestone inspection of a condominium or cooperative building that is three habitable stories or more in height, as determined by the Florida Building Code. The first inspection falls due by December 31 of the year the building reaches 30 years of age, and every 10 years after that (Section 553.899, Florida Statutes).

Section 718.112(2)(g) requires a structural integrity reserve study at least every 10 years for each condominium building that is three habitable stories or higher. The study reviews items such as the roof, the structure, fireproofing and fire protection, plumbing, electrical systems, waterproofing and exterior painting, and windows and exterior doors. The statute sets December 31, 2026 as the outer completion date for associations that existed on or before July 1, 2022 and are controlled by unit owners (Section 718.112, Florida Statutes). The statute also states that the study provision does not apply to buildings less than three stories in height.

What the county record shows about building height

The Lee County Property Appraiser's building footprint layer returns 95 condominium buildings across Vasari, every one labeled as a low-rise condominium of one to three floors with a maximum of 2.0 stories (Lee County GIS, building footprints, October 10, 2026). The unit numbers in the roll's legal descriptions run only in the 100s and 200s for all 572 condominium records, which fits two floors of units.

The appraiser's story field is not the Florida Building Code's count of habitable stories, which is the legal test, and we read no certificate of occupancy or permit for any building. We make no statement about whether any Vasari association has or has not completed or filed any inspection or study. That information is in each association's own records.

What a condominium buyer should request

Every condominium buyer, in Vasari or anywhere, should ask for the same short list from the association's official records: the current budget, the reserve schedule, recent meeting minutes, the insurance documents and any inspection or reserve study report the association holds. The master declaration for the club side, as amended May 19, 2026, requires a capital replacement reserve in the master budget (Lee County Clerk, Instrument 2026000132285).

The state's estoppel certificate rules (Section 718.116, Florida Statutes and Section 720.30851, Florida Statutes) govern the account statement a buyer receives for a sale, and the Division of Florida Condominiums, Timeshares and Mobile Homes explains the reporting process on its SIRS reporting page. Our guide to buying a home in Bonita Springs walks through the closing documents a buyer should line up.

What Is Being Built Near Vasari Country Club?

The largest project near Vasari Country Club in Bonita Springs is FDOT's I-75 widening, project 452544-1, which runs along Vasari's eastern edge and starts with new lanes between Immokalee Road and Bonita Beach Road. FDOT scheduled public hearings for October 27, 2026 in person and October 28, 2026 online.

Data updated: October 2026. Source: FDOT District One, project 452544-1 and FDOT noise wall presentation, September 2026; City of Bonita Springs Projects of Interest; Florida Senate request S2085; Lee County GIS and the roll, all read October 10, 2026.

Distances in this section are straight-line miles from the nearest Vasari parcel, not drive distances. They are context, and none of the projects named is inside Vasari.

The I-75 widening next door

FDOT lists project 452544-1 as the widening of I-75 from north of Golden Gate Parkway to south of Alico Road, 21 miles, in the construction phase with a listed start of mid 2026. The first work is accelerated congestion relief lanes in both directions between Immokalee Road and Bonita Beach Road. The project also lists express lanes, auxiliary lanes, ramp modifications at key interchanges and new noise walls in qualifying locations (FDOT District One, project 452544-1, October 10, 2026). Exit 116, at Bonita Beach Road, is about 0.28 mile from the nearest Vasari parcel.

Timing is stated two ways by FDOT itself: the project page lists a mid 2026 start, and the September 2026 public meeting presentation says construction is anticipated to begin in fall 2026 (FDOT presentation). FDOT scheduled the in-person hearing for Tuesday, October 27, 2026 and the virtual hearing for Wednesday, October 28, 2026, and said they would not include noise wall information.

Noise walls: what the plans show so far

FDOT's September 2026 presentation says noise barriers are potentially feasible and reasonable for 29 communities along the corridor, and describes ground-mounted barriers of 20 segments totaling about 78,990 feet at 22 feet high. The presentation does not list which communities are on the list in the text we read.

FDOT's roll plot dated September 1, 2026, as drawn, labels Vasari on the Exit 116 sheet and shows an existing privacy wall along Vasari's side of I-75. It shows no proposed noise wall on that side. A proposed noise wall line is drawn on the opposite side, toward Hunters Ridge. The plot also shows the Exit 116 ramps redrawn with new ponds and a potential express lane toll site (FDOT presentation and roll plot).

We describe the drawing and do not read it as a prediction. The plot is a snapshot dated September 1, 2026, the final noise study is a separate document, and we make no statement that Vasari will or will not receive a noise wall.

The City of Bonita Springs had requested $1,200,000 toward a $2,038,000 project (Florida Senate request S2085). Whether the city funds the gateway another way is not stated in the records we read.

Fire, EMS and preserves nearby

Bonita Springs Fire Station 24 and Lee County EMS Medic 6 share the address 27701 Bonita Grande Drive, about 0.9 mile from the nearest Vasari parcel (Bonita Springs Fire Control and Rescue District). The fire levy is part of tax district 017; the 2026 millage for Bonita Springs Fire is 1.9999 mills (Lee County Property Appraiser, 2026 millage book). We found no record of a new or relocated fire station near Vasari.

Pine Lake Preserve, a Lee County Conservation 20/20 preserve of about 174 acres, is about 0.71 mile from the nearest Vasari parcel (Lee County Parks, Pine Lake Preserve). What Are the Daily Rules and Logistics in Vasari?

Daily logistics in Vasari Country Club in Bonita Springs run through a 24-hour manned gate, club house rules for guests, the master declaration's leasing, pet and parking rules, and each village's own rules. Cable and internet come with the dues, and the CDD's stormwater rules govern gutters and drainage.

Data updated: October 2026. Source: Vasari Country Club Questions and Answers (club marketing), Amended and Restated Declaration, Instrument 2024000237003, recorded August 23, 2024, Vasari CDD, read October 10, 2026.

The club's Questions and Answers document says renovation, landscaping, pet and guest rules depend on the neighborhood a buyer chooses, and that each neighborhood except the single-family homes has its own management company. A buyer should read the master declaration and the village or condominium documents together.

Gate, guests and open houses

Vasari is a gated community with a 24-hour manned gatehouse, and the dues pay for it, according to the club's Questions and Answers document (club marketing, read October 10, 2026; Vasari Country Club Q&A). Guest play on the golf course is limited in season: guests may play from noon onward January through March, there is no guest play on Fridays January through April, and guests may play at any time on weekends. Guest fees are billed to the member when applicable.

The club keeps a set of open house rules, but the document sits behind the club's member login and is not public, so this page does not describe its contents. The club's guest information page bars smoking in the clubhouse, pool area, fitness center, range and courts, and bars pets from the club facilities except service dogs (Vasari Country Club guest information, club marketing). The master declaration lets the club's rules open the club facilities to non-members on a daily, short-term or long-term basis, so access rules can change by board action (Amended and Restated Declaration, Section 11.3).

Leasing rules in practice

The master declaration allows a lot to be leased only in its entirety, with a minimum lease of 30 days and no more than six leases per lot in a calendar year. Village and condominium documents may be stricter, and the club may adopt a lease review with background and credit checks (Amended and Restated Declaration, Section 14.21). The club's Questions and Answers document adds that a lease covering all of February is accepted (Vasari Country Club Q&A).

An owner who leases assigns the owner's common-area enjoyment rights to the tenant for the term of the lease (Section 4.2 of the same declaration). The master declaration as we read it contains no age restriction; the village and condominium documents were not read, so this page makes no statement about them. Leasing limits in a specific village are in that village's documents, and a buyer who plans to rent a home should read them before an offer.

Pets, parking, home business and golf balls

The declaration allows the usual household pets in a reasonable number set by the board, lets the board set breeds and numbers by residence size or type, and caps leash length at 15 feet. It bars commercial vehicles, campers, boats and trailers except in garages or club-designated spaces, with towing after notice, and it permits a home business that is not apparent from outside (Amended and Restated Declaration, Sections 14.2, 14.4 and 14.20).

Because the community is built around a golf course, the declaration also grants an errant golf ball easement and has owners assume the risk of golf balls (Section 14.19). A buyer should look at the position of a specific home relative to the fairways and read that clause.

Utilities, cable and internet

The club's Questions and Answers document states that the dues cover community operations and maintenance, the manned gatehouse, cable and internet services, and access to the club amenities. The association's own 2026 fee schedule sets those dues at $13,601.02 a year per home; the Q&A itself states no amount (Vasari Country Club Q&A).

On drainage, the Master Association's architectural review standards for gutters, downspouts and drainage work together with the CDD's Stormwater Management Rules, adopted by Resolution 2026-02 with text dated November 11, 2025 (Vasari CDD agenda package, November 11, 2025). The City of Bonita Springs also bills a stormwater assessment on a $20 or $50 tier set in 2019; the current-year resolution was not read (City of Bonita Springs, Stormwater and Drainage). Anyone planning exterior changes should confirm the standards before work starts.

How Does Vasari Compare With Nearby Bonita Springs Golf Communities?

Among Bonita Springs golf communities, Vasari Country Club recorded 35 sales at a $400,000 median in the 12 months to September 25, 2026, against $690,000 at Bonita National (109 sales) and $500,000 at Highland Woods (15 sales). Vasari's single-family homes sell higher, at a $1,125,000 median over 24 months.

Same county source and window end (September 25, 2026) for every row. Product mix differs: Vasari is about 75 percent condominium (572 of 766 homes), Worthington's row is single-family only, and Bonita National is about 55 percent condominium (802 of 1,458). Compare like with like: Vasari's single-family row against Worthington's and Bonita National's single-family median of $989,000 (53 sales, 12 months). Per-square-foot figures use the county's heated area, not MLS living area.

Bonita National, the newest of the group, built from 2015 to 2022, recorded 109 sales at a $690,000 median in the same 12 months. Highland Woods, built from 1996 to 2001, recorded 15 sales at a $500,000 median. Worthington's single-family homes recorded 21 sales at a $600,000 median.

How to read the comparison

Three things change what each median means. The first is product mix: a community that is 75 percent condominium will show a lower blended median than one that is mostly single-family, so a blended median and a single-family median are never a like-for-like pair. The second is the window: Vasari's single-family row uses 24 months because 12 months held only 6 single-family sales, while the other rows use 12 months. The third is the area basis: every price per square foot here uses the county's heated area, which can differ from the living area in a listing.

Read that way, Vasari's condominium prices and its single-family prices are two different markets inside one gate. The 12-month condominium median was $352,000 across 29 sales, and the 24-month single-family median was $1,125,000 across 13. For the full recorded-sales picture by section, see the market section of this guide.

Vasari vs Worthington: Which Bundled Golf Community Fits Your Priorities?

Vasari Country Club and Worthington Country Club are two bundled golf communities in Bonita Springs: both bundle golf with every home, as the Vasari club Q&A and the Worthington membership page describe. They differ most on published charges, district debt, age of homes and single-family price point.

Where the money differs

Worthington Country Club publishes its 2026 master dues of $13,058 a year, a $1,000 food and beverage minimum, and a one-time capital contribution of $12,500 for a buyer new to Worthington or $1,306 for an existing owner. Its 2026 neighborhood association dues run $2,612 to $7,712 a year. Those figures come from the club's own fee schedules, which are image scans, and we read them on September 26, 2026.

Vasari's equivalents are not on its public site, but the Master Association's 2026 fee schedule, hosted on a third-party brokerage site, lists $13,601.02 a year in master dues and a one-time capital contribution of $12,000 for a buyer new to Vasari or $6,000 for an existing member, and its quarterly fee sheet puts village and condominium dues at $466.72 to $2,415 a quarter. The club's Q&A states there is no food and beverage minimum and no separate initiation fee (Vasari Country Club Q&A). Vasari does publish a district layer: the Vasari CDD assessed $1,709.34 to $2,578.52 per home in FY2026 depending on neighborhood, with $1,463.77 to $1,982.66 proposed for FY2027 (Vasari CDD budgets). Confirm the dues and the contribution on the estoppel certificate and resale package before closing.

Where the homes differ

Vasari's 766 homes were all built from 2002 to 2007, 194 of them single-family and 572 condominium units in 95 two-story buildings. Worthington's 799 residences include 279 single-family and villa lots and 520 condominium units in 84 two-story buildings, built over a longer stretch, from 1990 to 2009.

On recorded single-family sales, Vasari's 24-month median was $1,125,000 across 13 sales ($412.90 per county heated square foot), while Worthington's 12-month median was $600,000 across 21 sales ($327.13). The windows differ, and both are named. Worthington's condominium sales are not in our run, because the legal names on the roll are inconsistent, so the comparison here is single-family to single-family only.

Flood, evacuation and leasing

Both communities sit in Zone X where we tested them: Vasari at every home site we tested, with evacuation Zone B, and Worthington on panel 12071C0678F with evacuation Zone C. On leasing, Vasari's master declaration sets a 30-day minimum and six leases a year, with villages free to be stricter. Worthington requires the HOA's Certificate of Approval before a sale closes and caps pets at 25 pounds, according to its purchaser's packet. A buyer for whom any of those rules matters should read the governing documents for the exact home.

Which fits which priorities

If knowing the exact club charges before an offer matters most, Worthington publishes its 2026 dues, minimum and capital contribution, while Vasari's dues arrive with the estoppel. If a newer home matters more, Vasari's homes were all built from 2002 to 2007. If carrying no district bond is the priority, Vasari's CDD debt is scheduled to end with the May 1, 2027 payment, assuming no new borrowing, though the district's operating assessment continues. If a lower single-family price point matters, Worthington's 12-month single-family median was $600,000 against Vasari's 24-month $1,125,000.

Both guides give the full record: see Worthington Country Club for its fees and approval process, and the cost and CDD sections of this guide for Vasari's.

What Are the Pros and Cons of Buying in Vasari Country Club?

The case for Vasari Country Club in Bonita Springs rests on bundled golf with club land owned by the homeowners, Zone X flood maps at every home site tested and a CDD bond scheduled to end in 2027. The case against: master dues of $13,601.02 a year, a $12,000 capital contribution, Zone B evacuation and an I-75 widening next door.

Data updated: October 2026. Source: the records cited in the sections above, read October 10, 2026; Lee County recorded sales, our analysis, windows to September 25, 2026.

Pros, from the record

  • Golf and club amenities bundled with the home. Membership comes with the home and cannot be sold separately from it, and the Master Association owns the clubhouse and golf tracts of record (about 129.9 acres of Master Association parcels, including the 78.79-acre clubhouse and amenity tract) (club Q&A; Amended and Restated Declaration).
  • No separate initiation fee and no food and beverage minimum, though a one-time $12,000 capital contribution applies to a buyer new to Vasari. The club's Questions and Answers document says so directly, though extras such as dining, events, lessons and certain guest fees are billed when used.
  • Zone X at every home site tested. All 766 home sites we tested by county centroid fall outside the Special Flood Hazard Area on the live FEMA layer (October 10, 2026).
  • A district bond with a scheduled end. The Series 2012 CDD bonds, 2.79 percent fixed, have a final maturity of May 1, 2027, with $695,000 outstanding after the May 1, 2026 payment (Vasari CDD FY2027 proposed budget). The FY2027 proposal lowers the total CDD assessment by 14.4 to 23.1 percent depending on neighborhood.
  • Two-story condominium buildings. The county records every condominium building at two stories, below the three-story threshold of the milestone inspection and structural integrity reserve study laws.
  • A range of products in one gate. The 12 months to September 25, 2026 saw 29 condominium sales at a $352,000 median and, over 24 months, 13 single-family sales at a $1,125,000 median (Lee County recorded sales, our analysis).
  • Rental flexibility within limits. The master declaration allows leases of 30 days or more, up to six a year, with village rules possibly stricter.

Cons, from the record

  • Dues and the capital contribution are not on the club's public site. The Master Association's 2026 fee schedule lists $13,601.02 a year and a $12,000 capital contribution for a buyer new to Vasari. Confirm both, and any village or condominium dues, on the estoppel certificate and resale package.
  • Evacuation Zone B and the surge envelope. Lee County places the community in Zone B, and the National Hurricane Center's worst-case envelope runs from no inundation in Category 1 and 2 storms to 12 to 15 feet above ground in Category 5.
  • An I-75 widening next door, with noise walls undecided. FDOT project 452544-1 runs along the community's edge, construction is expected to begin in 2026, and the plot as drawn on September 1, 2026 shows an existing privacy wall and no proposed noise wall on Vasari's side. We make no prediction either way.
  • Homes that are 19 to 24 years old. Built years run from 2002 to 2007, with a median of 2005, so roofs, air conditioning and exterior systems are at or approaching replacement ages in many homes. We found no public record of roof replacements, so ask for permits and the association's reserve records.
  • District operating costs continue after the bonds. The CDD's operating assessment of $1,100 per unit is proposed for FY2027, and the board sets it each year, so the payoff ends the debt line but not the district's bill.
  • Guest golf limits in season. Guests play from noon onward January through March, not on Fridays January through April, and at any time on weekends.

None of these is a reason to walk away, and each is a reason to ask for a document before a contract is signed. The practical order is short: request the estoppel and resale package for the exact home, read the master and village or condominium documents, confirm the flood zone and panel on the lender's determination, check the CDD class for the address, and ask for roof and wind mitigation records. A buyer who wants a second set of eyes on those documents can read how we represent buyers in Bonita Springs.

What will my buyer ask about first?

A Vasari buyer asks about the layers a home carries before the price: the Master Association's dues, the Resale Transfer Fee, the Vasari CDD bill and its bond payoff, the flood zone at the home site, and the age of the roof. We put the estoppel, the section's documents, the CDD schedule for your address ($1,709.34 to $2,578.52 in FY2026) and the Zone X flood facts in the listing package so those questions have recorded answers.

Who pays the Resale Transfer Fee?

The buyer. The 2024 restated declaration lets the board set a Resale Transfer Fee that is levied on the buyer and due at closing, with exemptions for certain family, trust and estate transfers (Amended and Restated Declaration, Lee County Instrument 2024000237003, recorded August 23, 2024). No current amount is published, so the estoppel and resale package should state it before a buyer commits.

Does the CDD bond payoff help my sale?

It gives a buyer a recorded fact to weigh. The Vasari CDD's Series 2012 bonds are scheduled to be paid off on May 1, 2027, and the FY2027 proposed budget lowers every debt line by 40.3 percent, to $1,463.77 to $1,982.66 a home in total (Vasari CDD FY2027 proposed budget, June 15, 2026). We show buyers the schedule and promise nothing about price.

What does selling cost in Lee County?

In Lee County the seller customarily pays the owner's title policy and documentary stamp tax of $0.70 per $100 of price, and the contract controls (our Florida cost-of-selling reference for 2026). On the $400,000 recorded median, the stamps come to $2,800, an illustration and not a quote for your home. Your net sheet adds any association or CDD proration and the agreed commission, set in writing before you list, so nothing surprises you at closing.

How do condominium and single-family sales differ here?

They are two markets behind one gate. Over the 12 months to September 25, 2026, 29 condominiums sold at a median of $352,000, while single-family homes sold at a $1,125,000 median over 24 months, about 3.2 times higher (different windows, both named). We price a condominium against its own section and a single-family home against its own street, never against the blended $400,000.

Data updated: October 2026. Sources: Lee County recorded sales through September 25, 2026 (our analysis); Vasari CDD FY2026 adopted and FY2027 proposed budgets (read October 10, 2026); Amended and Restated Declaration recorded August 23, 2024; club Questions and Answers PDF (club marketing, read October 10, 2026).

What is Vasari Country Club in Bonita Springs?

Vasari Country Club is a gated, bundled golf club community inside the City of Bonita Springs, ZIP 34135, with 766 residences: 194 single-family homes and 572 condominium units in 15 recorded condominium projects and 95 two-story buildings. It was built from 2002 to 2007, and the club describes it as bundled, meaning club membership and amenities are part of ownership (club Questions and Answers, club marketing).

Where is Vasari Country Club located?

The club's address is 11250 Via de Vasari Drive, Bonita Springs, FL 34135. The entrance is off Imperial Parkway, about one mile south of Bonita Beach Road, turning east into the community (club directions, club marketing). Interstate 75 Exit 116 at Bonita Beach Road is about 0.28 mile in a straight line from the nearest Vasari parcel, on Lee County's road layer.

How many homes are in Vasari Country Club?

The county roll and the 2024 declaration both count 766 homes: 194 single-family homes and 572 condominium units. The condominiums sit in 15 recorded projects housed in 95 two-story buildings (Florida DBPR condominium register; Lee County building footprints). The City of Bonita Springs approved up to 799 homes, and 766 were built, so we treat 766 as the number of homes that exist.

Who built Vasari Country Club, and when?

Taylor Woodrow Communities at Vasari, L.L.C. was the developer and declarant, and Florida's condominium register lists it as developer of all 15 condominium projects. Homes were built from 2002 to 2007. Owners took control of the Master Association's board on or about December 19, 2006, according to the 2024 restated declaration, and the developer LLC filed a voluntary dissolution on February 1, 2022 (Florida Sunbiz).

Is golf included with a home at Vasari Country Club?

Yes. The club's Questions and Answers PDF says that because Vasari is a bundled community, club membership and amenities are included with ownership (club Questions and Answers, club marketing). The recorded declarations say every owner is automatically a Class A member and that membership cannot be sold separately from the home. Food, events, lessons and certain guest fees are billed as used, and the dues are $13,601.02 a year per home on the association's 2026 fee schedule.

Is there an initiation fee at Vasari Country Club?

The club says there is no separate initiation fee and no additional club membership to purchase (club Questions and Answers, club marketing). A one-time charge still applies: the Master Association's 2026 fee schedule lists a $12,000 capital contribution for a buyer new to Vasari, $6,000 for an existing member, and the 2024 restated declaration lets the board set a Resale Transfer Fee paid by the buyer at closing, which reads as that charge (our inference). Confirm the amount in the estoppel and resale package before you make an offer.

Is Vasari Country Club equity or non-equity?

The recorded documents we read use neither label. They describe a structure instead: every owner is automatically a Class A member, membership cannot be sold separately from the home, the Master Association's articles issue no capital stock, and the county roll titles the clubhouse and dry golf tracts to the homeowners' Master Association. The practical test is the estoppel and resale package, which shows what a buyer takes on.

Who owns the Vasari golf course and clubhouse?

On the Lee County roll, Vasari Country Club Master Association, Inc., a Florida not-for-profit, owns 12 parcels of about 129.9 acres, including the 78.79-acre clubhouse and amenity tract and three golf tracts totaling 30.75 acres. The Vasari CDD owns 32 lake and conservation parcels of 142.61 acres (Lee County Property Appraiser roll, read October 10, 2026). No conveyance deed was found, so this is the roll's record.

What is the yearly fee for Vasari Country Club?

There are several layers. The Master Association's 2026 fee schedule lists $13,601.02 a year per home, and village or condominium dues run $466.72 to $2,415 a quarter by section. The other layers are the Vasari CDD at $1,709.34 to $2,578.52 in FY2026 and, in the proposed FY2027 budget, $1,463.77 to $1,982.66, plus Lee County property tax at 12.7970 mills for 2025. A buyer confirms the billed dues in the estoppel.

What do Vasari dues cover?

The club's Questions and Answers PDF says dues cover community operations and maintenance, a 24-hour manned gatehouse, cable and internet services, and club amenities: the 18-hole golf course, driving range, tennis, pickleball, bocce and the clubhouse (club Questions and Answers, club marketing). The 2024 declaration builds the Base Assessment from common expenses and club facilities expenses, net of revenue. The association's 2026 fee schedule puts it at $13,601.02 a year per home.

What do Vasari owners pay separately from dues?

Per the club's Questions and Answers PDF, food and beverage, events, golf cart fees when applicable, lessons, clinics, personal services, certain guest fees and optional upgrades are billed when used (club Questions and Answers, club marketing). Separate from the club, an owner also pays village or condominium dues where the section has them, the Vasari CDD assessment and Lee County property tax, all on different bills.

Is there a food and beverage minimum at Vasari?

No. The club's Questions and Answers PDF states there is no food and beverage minimum (club Questions and Answers, club marketing). Dining, events and similar services are billed as an owner uses them. For comparison, Worthington Country Club lists a $1,000 food and beverage minimum on its 2026 fee schedule, read September 26, 2026.

Are there special assessments at Vasari Country Club?

The club's Questions and Answers PDF says that at this time there are no planned assessments, and that some owners paid an earlier assessment in full while others carry a balance the estoppel shows (club Questions and Answers, club marketing). Under the 2024 declaration, a special assessment above 24 percent of that year's Base Assessment needs majority membership approval, with specified exceptions.

What does the Vasari CDD pay for?

The Vasari Community Development District, a Chapter 190 special district created by City of Bonita Springs Ordinance 01-09 on June 20, 2001, maintains the stormwater system of 25 lakes, preserves, the perimeter wall and buffer landscaping, and the irrigation pump house and mains (Vasari CDD FY2026 adopted budget). It does not run the golf course or clubhouse.

How much is the Vasari CDD assessment?

For FY2026 the CDD billed $1,709.34 (Trieste) to $2,578.52 (Arezzo) a home, made of a $1,100 operating assessment plus a debt line by bond class. The proposed FY2027 totals run $1,463.77 to $1,982.66. The charge appears on the November county tax bill, with the statutory early-payment discount of up to 4 percent, and 10 units have prepaid their debt share and pay the operating line only (Vasari CDD FY2026 adopted budget).

When does the Vasari CDD bond debt end?

The Series 2012 Capital Improvement Revenue Refunding Bonds, issued August 15, 2012 at 2.79 percent fixed on $8,655,000 of original principal, mature on May 1, 2027, and $695,000 remained after the May 1, 2026 payment (Vasari CDD FY2027 proposed budget). Assuming no new borrowing, no debt assessment is scheduled after the FY2027 bill. The board sets the operating line each year.

How much are property taxes in Vasari?

Every Vasari parcel sits in Lee County tax district 017, with 12.7970 mills for 2025 and 12.7942 for 2026 (Lee County Property Appraiser 2026 millage book, printed October 9, 2026). As an illustration only, the 2025 millage applied to the $400,000 median sale price, before any exemption, is $5,118.80. A real bill follows assessed and taxable value, and the city adds a $20 or $50 stormwater tier.

What is the Resale Transfer Fee at Vasari?

It is a fee the board may set from time to time, levied on the buyer and due at closing, effective at least 90 days after the board publishes it (Amended and Restated Declaration, Instrument 2024000237003). Transfers to an estate, spouse, heirs or a family trust are exempt. The original 2002 declaration used a different formula that the restatement replaced, and no current dollar amount is published.

Are Vasari homes single-family or condominiums?

Both. Vasari has 194 single-family homes, platted in Units One, Five and Six and built from 2002 to 2006, and 572 condominium units in two-story buildings of four to twelve homes. The single-family homes belong to the Master Association alone, while the condominiums add a village association and, in most sections, a condominium association. Prices differ sharply: $1,125,000 is the 24-month single-family median and $352,000 the 12-month condominium median.

What are the neighborhoods in Vasari Country Club?

The condominium sections are Altessa (88 homes), Cassia (68), Firenze (42), Matera (128), Toscana (138) and Trieste (108), which together make 572 units. The 194 single-family homes complete the 766. Four village associations (Altessa, Matera, Toscana, Trieste) and nine condominium associations sit under the Master Association, per Florida Sunbiz records read October 10, 2026. Sections differ in parking, building size and CDD class.

What do Vasari condominiums sell for?

In the 12 months to September 25, 2026, Lee County recorded 29 condominium sales at a median of $352,000, from $190,000 to $910,000. By section, using the shortest window with 10 or more sales: Matera $332,500 (12 months, 10 sales), Trieste $350,000 (24 months, 10), Toscana $500,000 (24 months, 12), Altessa $749,000 (36 months, 11), Cassia $716,250 (60 months, 22) and Firenze $650,000 (60 months, 18).

What do Vasari single-family homes sell for?

Lee County recorded 13 single-family sales in the 24 months to September 25, 2026, at a median of $1,125,000, from $850,000 to $2,120,000, or $412.90 per square foot of county heated area. Six of those sold in the latest 12 months, from $850,000 to $1,750,000, too few for a median. By street over 24 months, Pienza Court had 5 sales from $850,000 to $1,135,000 and Via D Arezzo Drive 4 from $1,125,000 to $2,120,000, each too few for a median.

Can I rent my Vasari home?

Yes, within limits. The 2024 declaration says a home may be leased only in its entirety, for at least 30 days, no more than six times in a calendar year, and a village's own documents can be stricter. The club may adopt a lease review with background and credit checks (Amended and Restated Declaration, Instrument 2024000237003). The club's Questions and Answers PDF adds that a lease covering all of February is accepted.

How many times a year can a Vasari home be leased?

No more than six times per lot in a calendar year, with a 30-day minimum for each lease, under the 2024 restated declaration (Instrument 2024000237003). Village and condominium documents may set tighter limits and were not all read for this page, so confirm the section's own rules. An owner who leases assigns common-area enjoyment rights to the tenant for the term.

Are pets allowed in Vasari?

Yes, in a reasonable number set by the board. The 2024 declaration allows usual household pets, lets the board set breeds and numbers by residence size or type, and caps leashes at 15 feet (Instrument 2024000237003). The club says the rule depends on the neighborhood, and the club's guest rules bar pets from club facilities except service dogs, so check the section's documents.

Is Vasari Country Club age-restricted or 55+?

The master declaration, as read in both the 2002 and 2024 versions, contains no age restriction. We did not read the village supplements or the 15 condominium declarations, so a section's own documents could add rules we cannot report (Instrument 2024000237003). Ask for the section's declaration with the resale package before you write an offer.

Is Vasari Country Club gated?

Yes. The club's Questions and Answers PDF lists a 24-hour manned gatehouse among the services covered by dues (club Questions and Answers, club marketing). How a visitor or contractor is admitted is set by the club's rules, which are not public.

How do tee times work at Vasari?

The club uses an online system called Chelsea. Tee times are assigned by a points system rather than first come, first served: points roll over six days, requests can be made up to 30 days ahead, and an Overflow List serves requests that cannot be filled (club Questions and Answers, club marketing). Wider requested windows improve the odds of getting a time.

Can guests play golf at Vasari?

Yes, with limits. Per the club's Questions and Answers PDF, guest golf starts at noon or later from January through March, there is no guest play on Fridays from January through April, and guests may play any time on weekends (club Questions and Answers, club marketing). Certain guest fees are billed as used. The rules can change, so confirm with the club's current guest information page.

Does Vasari have pickleball and tennis?

Yes. The club's Questions and Answers PDF lists tennis, pickleball and bocce among the club amenities that dues cover, alongside the clubhouse, dining and a fitness center with cardio, weights and personal training (club Questions and Answers, club marketing). The club's public pages do not state court counts, so we print none.

Who designed the Vasari golf course?

The club does not name an architect. Golf course directories credit Gordon G. Lewis with the 2002 design and Billy Fuller with a 2010 update (GOLF.com Course Finder; GolfPass). The course has 18 holes at par 72, and the Florida State Golf Association lists a championship-tee rating of 72.4 with a slope of 143, read October 10, 2026.

Is Vasari Country Club in a flood zone?

We tested every one of the 766 home parcels by its county centroid against FEMA's live National Flood Hazard Layer on October 10, 2026: 664 fall in shaded Zone X, 102 in unshaded Zone X, and none in a high-risk zone. Forty sample points were all Zone X with no base flood elevation. Panels are 12071C0659G (effective November 17, 2022) for most homes and 12071C0678F (effective August 28, 2008) on the eastern edge. Zone X is not flood-proof.

What evacuation zone is Vasari in?

Lee County places Vasari in evacuation Zone B at all 40 points we tested. The county's Zone B sheet says the zone is very vulnerable, will experience significant impacts from land-falling storms, and that evacuation will often be required for a hurricane coming from the Gulf (Lee County Emergency Management, Zone B). Look up the zone for a specific address on the county's tool.

Do the condo milestone and SIRS laws apply to Vasari buildings?

Florida's milestone inspection law (Section 553.899) and structural integrity reserve study law (Section 718.112(2)(g)) apply to buildings of three habitable stories or more, and the county appraiser records all 95 Vasari condominium buildings at two stories. This is the record, not a legal determination. We make no statement about any association's filings, and the resale package is where a buyer reviews reserves.

What schools serve Vasari Country Club?

The School District of Lee County's lookup places nine Vasari addresses in study area 2251: Elementary Zone Q, Middle Zone GG and High School South Zone 3. Zone Q includes Bonita Springs Elementary (grade C), Spring Creek (B), Pinewoods, Three Oaks and San Carlos Park (all A) for 2025-26. Zone GG includes Bonita Springs Middle (B) and Three Oaks Middle (A). South Zone 3 includes Bonita Springs High (B), Estero High (B) and South Fort Myers High (C). Zones limit transportation, not choice.

How far is Vasari from the beach and the airport?

By OSRM routing from five points inside the community, with no traffic, Bonita Beach Park is 13 to 16 minutes, Southwest Florida International (RSW) 24 to 28 minutes and Naples Airport 23 to 27 minutes; in-season traffic is longer. Bonita Beach Park's and Little Hickory Island Beach Park's lots closed to patrons from September 8, 2026 and the Beach Access #1 lot closes from November 1, 2026, though pedestrian access stays open (Lee County Parks; Little Hickory Island Beach Park).

What is the I-75 project next to Vasari?

FDOT project 452544-1 widens I-75 from north of Golden Gate Parkway to south of Alico Road, about 21 miles, with express lanes, auxiliary lanes and ramp changes, and its first work adds congestion relief lanes between Immokalee Road and Bonita Beach Road (FDOT project page). FDOT scheduled public hearings for October 27, 2026 (in person) and October 28, 2026 (virtual). The September 1, 2026 plot, as drawn, shows no proposed noise wall on Vasari's side.

What is the difference between Vasari Country Club and Worthington?

Vasari has 766 homes built from 2002 to 2007, no separate initiation fee, 2026 master dues of $13,601.02 a year on the association's fee schedule and a CDD whose bonds are scheduled to be paid off May 1, 2027. Worthington Country Club has 799 residences built from 1990 to 2009 and publishes 2026 master dues of $13,058 a year with a $1,000 food and beverage minimum (fee schedule read September 26, 2026). If you are weighing the two, see buying a home in Bonita Springs.

Vasari Country Club FAQ: Seller Edition

Sellers of Vasari Country Club homes in Bonita Springs ask what their home is worth, what a buyer will ask to see, who pays which fee, and how the CDD, flood facts and I-75 work affect a sale. These 38 answers use recorded sales, the declaration and district budgets, and say where MLS data is needed.

Data updated: October 2026. Sources: Lee County recorded sales through September 25, 2026 (our analysis); Vasari CDD FY2026 adopted and FY2027 proposed budgets (read October 10, 2026); Amended and Restated Declaration recorded August 23, 2024; Florida Statutes sections 718.116 and 720.30851 (read October 10, 2026).

Who is the best listing agent for Vasari Country Club?

McGreevy and Comisar, Top 1% Real Estate Agents Nationally Since 2008, lead Domain Realty Group, the #1 team in Southwest Florida since 2012, and are the #5 real estate team in Florida and the #1 real estate team in Bonita Springs in the 2026 RealTrends rankings. We list a club community home from its documents: the declaration, the CDD schedule for the address, the flood map and every recorded sale by section.

What is my Vasari Country Club home worth?

It depends on your section, street and condition. Lee County's record shows a 12-month condominium median of $332,500 in Matera and a 24-month median of $350,000 in Trieste, and higher in the sections that sold over longer windows, while single-family homes sold at a $1,125,000 median over 24 months. Those are medians, not a price for your home. Start with a Bonita Springs home valuation, and we will build a Vasari-specific number.

How much does it cost to sell a home in Vasari?

In Lee County the seller customarily pays the owner's title policy and documentary stamps of $0.70 per $100 of price, and the contract controls; on the $400,000 recorded median that is $2,800 in stamps. The buyer pays the Resale Transfer Fee. Your net sheet also reflects association and CDD proration and the agreed commission, set in writing in the listing agreement before you list.

Who pays the Resale Transfer Fee when I sell?

The buyer. The 2024 restated declaration levies the Resale Transfer Fee on the buyer at closing, in an amount the board sets from time to time (Instrument 2024000237003). Transfers to an estate, spouse, heirs or a family trust are exempt. Because no amount is published, the estoppel should state it, and your buyer should see it before the contract's review period ends.

What happens to my club membership when I sell?

It passes with the home. The recorded declarations make every owner a Class A member and say membership cannot be sold, conveyed or assigned separately from the unit, so a buyer receives the membership through the deed and does not buy it from you (Amended and Restated Declaration, Instrument 2024000237003). An owner who leases assigns enjoyment rights to the tenant for the lease term.

Does my buyer pay an initiation fee?

The club says there is no separate initiation fee and no additional club membership to buy (club Questions and Answers, club marketing). Your buyer does pay a one-time charge: the Master Association's 2026 fee schedule lists a $12,000 capital contribution for a buyer new to Vasari, which reads as the Resale Transfer Fee the board may set (our inference). The Master Association's $13,601.02 a year in dues and any village dues continue. Neither figure is on the club's public site, so we gather the estoppel early.

What will my buyer's estoppel certificate show?

An estoppel certificate states the account status for the home: the assessments owed, any unpaid balance, and any special assessment balance. The club says some owners paid an earlier assessment in full while others carry a balance that the estoppel shows (club Questions and Answers, club marketing). Florida sets the content and fee limits for it in Section 720.30851 and Section 718.116. The statute states a $250 base; the current DBPR-adjusted caps are $299, plus $119 if expedited and $179 if delinquent, and an association's actual fee may be lower.

How do I request an estoppel certificate for a Vasari sale?

An owner or the owner's title agent submits a written request to the association that issues the certificate: the Master Association, and the village or condominium association where the section has one. Florida's statutes set the timing and the fee limits, so we order them as soon as a contract is signed (Section 720.30851). Request each certificate in writing so the date is on the record.

Does my buyer take over the CDD assessment?

Yes, in the sense that it runs with the property. The Vasari CDD assessment is collected on the November county tax bill, with the statutory early-payment discount of up to 4 percent (Vasari CDD FY2026 adopted budget). The contract prorates it at closing. The district disclosure that Section 190.048 prescribes is for the initial sale of a parcel or unit, the first sale from the developer, so a Vasari resale contract is not bound to that wording; we give the buyer the district's budget and the assessment line instead.

Does the CDD bond payoff in 2027 affect my sale?

It changes what a buyer sees on the bill, not what your home is worth. The Series 2012 bonds are scheduled to be paid off on May 1, 2027, and the FY2027 proposed budget lowers each home's total from $1,709.34 to $2,578.52 in FY2026 to $1,463.77 to $1,982.66 (proposed June 15, 2026; the adopted budget was not posted when we checked). Assuming no new borrowing, we present the schedule and promise no price effect.

Can I pay off my CDD debt share before I sell?

Some owners already have: 10 Vasari units have prepaid their bond assessment and owe only the $1,100 operating line (Vasari CDD FY2026 adopted budget). The budget does not publish a payoff figure for a given lot, so request one from the district in writing. With the bonds scheduled to end May 1, 2027, weigh a prepayment against the remaining debt line.

What have Vasari homes sold for in the last 12 months?

Lee County recorded 35 sales in the 12 months to September 25, 2026, from $190,000 to $1,750,000, at a median of $400,000 and $249.53 per square foot of county heated area. By price band: 1 under $200,000, 2 from $200,000 to $300,000, 13 from $300,000 to $400,000, 3 from $400,000 to $500,000, 5 from $500,000 to $750,000, 8 from $750,000 to $1,000,000 and 3 at $1,000,000 or more. All 35 were resales.

What is the median sale price in Vasari?

For the 12 months to September 25, 2026, the whole-community median is $400,000 on 35 sales. That one number blends two markets: condominiums at $352,000 on 29 sales, and single-family homes at $1,125,000 on 13 sales over 24 months, the first window with at least 10 sales. A median describes the middle of the sales, not the value of any one home (Lee County recorded sales, our analysis).

Why do Vasari single-family homes sell for so much more than condominiums?

Different products. The 194 single-family homes are detached, built from 2002 to 2006, with a median county heated area around 2,543 square feet and prices of $412.90 per square foot over 24 months, while the 572 condominiums sit in two-story buildings at $232.67 per square foot over 12 months. The single-family median of $1,125,000 is about 3.2 times the $352,000 condominium median (different windows, both named).

Which Vasari section sold the most in the last 12 months?

Matera, with 10 recorded sales at a median of $332,500, from $190,000 to $400,000. In the same 12 months Trieste recorded 6 sales, Toscana 5, Altessa 4, Cassia 3 and Firenze 1, and single-family homes recorded 6 (Lee County recorded sales to September 25, 2026, our analysis). Matera has the most homes of the condominium sections after Toscana, with 128 homes in four condominium projects.

How long does it take to sell a home in Vasari?

Information not available at time of publishing (checked 2026-10-10). Days on market is an MLS measure, and the county's recorded sales carry no days-on-market field. The newest recorded Vasari sale in the county file is dated September 25, 2026. When we price your home we bring the MLS pace for your section to the meeting, so the listing, inspection and estoppel timeline are planned back from your closing date.

What is the sale-to-list ratio in Vasari?

Information not available at time of publishing (checked 2026-10-10). The sale-to-list ratio comes from the MLS, and the county's recorded sales carry only the sale price and date. What the county record does show is the spread of prices: 13 of the 35 sales in the 12 months to September 25, 2026 fell between $300,000 and $400,000 (Lee County recorded sales, our analysis).

Is the Vasari market up or down?

The community median moves with how many single-family homes sell in a year. Calendar medians were $730,000 in 2024 on 31 sales, $500,000 in 2025 on 28 and $400,000 in 2026 to September 25 on 29, but single-family sales fell from 9 in 2024 to 6 in 2025 and 4 so far in 2026. Those single-family years are under ten sales each, so they read as ranges, $1,050,000 to $2,120,000, $900,000 to $1,400,000 and $850,000 to $1,750,000, and we read each product separately.

How do I price a Vasari condominium?

Start with your own section's recorded sales, then adjust for the plan, building position, condition and parking. Per county heated square foot, the 12-month median is $232.67 across all condominiums, with section medians from $224.95 in Matera to $316.52 in Altessa over their windows. Plan sizes range from 1,412 square feet in Trieste to 2,875 in Altessa (county records). We also set your home beside the CDD class, which differs by section.

How do I price a Vasari single-family home?

Price it on the street and the lot. Over 24 months, Pienza Court recorded 5 sales from $850,000 to $1,135,000 and Via D Arezzo Drive 4 from $1,125,000 to $2,120,000; Altessa Way sold at $1,050,000 and $1,114,750, and Via Cercina Drive at $900,000 and $1,130,000, two sales each and too thin to read as a market rate. The overall 24-month median is $1,125,000, or $412.90 per square foot.

Should I sell in season in Bonita Springs?

We do not publish a seasonality claim for Vasari. The county record has no listing or showing data, and MLS timing data for Vasari (days on market and sale-to-list): Information not available at time of publishing (checked 2026-10-10). The facts we can give you are dated: the newest recorded sale is September 25, 2026, and the CDD's proposed FY2027 bill drops each debt line by 40.3 percent.

Can I sell my Vasari home to an investor who will rent it?

Yes, and the buyer's rental plan is limited by the documents, not the price. Leases must run at least 30 days, a home may be leased no more than six times in a calendar year, a village's documents can be stricter, and the club may adopt a lease review with background and credit checks (Amended and Restated Declaration, Instrument 2024000237003). An owner who leases assigns club enjoyment rights to the tenant.

Do I need club approval to sell?

The master declaration, as read, states a lease review only and does not state a purchase approval requirement. Village and condominium documents were not all read for this page, and they may add approvals, so the section's own documents govern (Instrument 2024000237003). We collect the section's declaration before listing so a buyer's questions about approval have a recorded answer.

What are the open house rules at Vasari?

The club keeps open house rules for owners who list, but the document is behind the club's member login and is not public (club real estate page, club marketing). We could not read the rules, so we print none. Ask the club for the current rules in writing when you decide to list, and we plan showings and open houses around what they require.

Do I need a flood elevation certificate to sell?

Not by the county record: every one of the 766 Vasari home sites we tested sits in FEMA Zone X, with no base flood elevation published (FEMA National Flood Hazard Layer, queried October 10, 2026). A buyer's lender or insurer decides whether it wants a certificate. Florida's flood disclosure requirement in Section 689.302, Florida Statutes, applies to every seller, so we complete it with you.

Will the Citizens flood rule affect my buyer?

It can. Citizens Property Insurance says most new and renewing personal residential policies with wind coverage must carry flood insurance by January 1, 2027, regardless of dwelling value, for homes outside the special flood hazard area, and condominium unit-owner, tenant contents and wind-excluded policies are not required to (Citizens, flood insurance requirement). Vasari homes tested in Zone X, so a buyer using Citizens should price flood cover into the budget.

Do I need a wind mitigation report?

Not required to sell, but it helps a buyer's insurance quote. The state's Uniform Mitigation Verification Inspection Form (OIR-B1-1802) records roof, opening and tie-down features, and for homes built in 2002 or 2003 it looks for a permit application dated after March 1, 2002 to give Florida Building Code credit (Florida OIR form). My Safe Florida Home offers free inspections and possible grants up to $10,000.

Will the I-75 widening affect my sale?

We cannot say how it affects price. FDOT project 452544-1 widens I-75 along Vasari's eastern edge, with public hearings scheduled for October 27 and 28, 2026, and the September 1, 2026 plot, as drawn, shows the existing privacy wall on Vasari's side and no proposed noise wall there (FDOT project page). Buyers will ask, so we give them the dated project facts.

What should I disclose when selling in Vasari?

Florida law requires a seller to disclose known facts that materially affect a home's value and are not readily observable, and to give the flood disclosure required by Section 689.302. In Vasari that includes known defects, any special assessment balance, and what you know of storm damage or past claims. We review the disclosures with you before the listing goes live and do not invent a rule beyond the statute.

How do special assessments affect my sale?

The club says there are no planned assessments, and that some owners paid an earlier assessment in full while others carry a balance the estoppel shows (club Questions and Answers, club marketing). The estoppel is where a buyer sees yours. Under the 2024 declaration, a special assessment above 24 percent of the Base Assessment needs a majority membership vote, with exceptions.

What documents should I gather before listing?

Gather the 2024 restated declaration and its amendments, your village and condominium documents where they apply, your latest Vasari CDD assessment on the November tax bill, the estoppel certificate, your insurance declarations, the roof permit and age, any wind mitigation form, and a list of upgrades. This resale package answers a buyer's first questions, and the recorded declarations are public in the Lee County Clerk's records.

How does the 2024 restated declaration affect sellers?

It replaced the original 2002 declaration after 529 of 766 possible votes (69 percent) approved it on June 21, 2024. For a seller it sets the Resale Transfer Fee as a buyer's cost, the 30-day minimum lease and six-lease limit, the board's pet and parking rules, and the special assessment vote threshold (Instrument 2024000237003). A May 19, 2026 amendment replaced the reserves section.

Can I sell a Vasari condominium in a building with a pending assessment?

Yes, but the buyer must be told. The estoppel certificate shows any balance owed for a special assessment, and the club says some owners still carry a balance on an earlier one (club Questions and Answers, club marketing). A pending assessment from a condominium association appears on that association's estoppel. We negotiate who pays it into the contract before the inspection period ends.

How do Vasari prices compare with Worthington and Bonita National?

For the 12 months to September 25, 2026 (Lee County recorded sales, our analysis): Vasari 35 sales at $400,000 and $249.53 per square foot; Worthington single-family 21 sales at $600,000; Bonita National 109 sales at $690,000. Mix differs: Vasari is about 75 percent condominium. Compare single-family to single-family: Vasari $1,125,000 over 24 months, Bonita National $989,000 on 53 sales over 12 months.

How do you market a Vasari home to buyers outside Florida?

Top 1% Real Estate Agents Nationally Since 2008, we market with cinematic video, drone and professional photography and a qualified-buyer database, and we publish the resale package before the first showing so a buyer from out of state can read the documents without a visit. That package covers the estoppel, the section's documents, the CDD bill, and the flood and wind facts for the home.

Can we list a Vasari home off-market?

Yes, when a sale needs discretion. We can market a home to our qualified-buyer database without a public campaign, which suits owners who want a low-profile process, with the trade-off that fewer buyers see it. We will walk through the options, and a confidential conversation is welcome at (239) 898-6072. The resale package still has to be ready, because any buyer will ask for it.

What does McGreevy and Comisar charge to list?

The commission is set in a written listing agreement before you list, and we do not print a figure on this page. You will see the full cost on your net sheet before you accept an offer: the commission, the owner's title policy, documentary stamps at $0.70 per $100 of price (the contract controls) and any proration. For a conversation about your Vasari home, Jesse takes confidential calls at (239) 898-6072.

What is my next step to sell my Vasari Country Club home?

Request a valuation, then gather the documents. Start with our free home valuation or text Jesse at (239) 898-6072, and read about selling a home in Bonita Springs with McGreevy and Comisar. Top 1% Real Estate Agents Nationally Since 2008, we will price the home on your section's recorded sales and prepare the estoppel, the CDD schedule and the flood facts before the first showing.
