Which price per square foot convention we used, and why it matters here

There are two ways to compute price per square foot across a group of sales and they give different answers. Averaging each sale's own ratio weights every home equally. Dividing total dollars by total square feet lets the largest sale dominate. We use the first. For Town Lakes the mean of ratios is $152.12 and the ratio of sums is $146.26, a gap of $5.86 per square foot. On a 2,231 square foot home that difference is over thirteen thousand dollars of implied value, which is precisely why a page that does not tell you which convention it used has not told you enough.

Ten sales is a small sample and here is what that means

With ten closings, a single unusual sale moves the median. The range runs from $210,000 to $445,000, which is wide, and it reflects genuine variation in home size and condition rather than a volatile market. Treat the median as a starting point for a conversation about your specific home, not as a valuation. This is also why we pull the benchmark table below: ten sales in isolation tell you very little, and ten sales against 257 others tell you a great deal.

Why Town Lakes takes longer to sell than its neighbours

At a median 110 days on market, Town Lakes is the slowest of the seven named communities we measured, against 19 days at Savanna Lakes. The likely mechanism is size and price band rather than desirability: larger homes at the top of a market's price range always have a smaller buyer pool than entry product, and Town Lakes has the largest median home of the group. That explanation is an inference from the data rather than something we verified, and we label it as such.

Town Lakes Against the Other Named Lehigh Acres Communities

A community's own numbers mean nothing in isolation, so we pulled all seven named Lehigh Acres communities on identical criteria in the same session, closed sales only, trailing twelve months, keyed on the Development field, every ratio computed the same way. Two hundred and sixty seven closings in total. Against that backdrop Town Lakes stops looking like an expensive community and starts looking like a large one.

Town Lakes has the biggest homes in this market

At a median 2,231 square feet, Town Lakes tops the group, and the next largest is Savanna Lakes at 2,174. The smallest is Olympia Pointe at 1,322. That is a difference of over nine hundred square feet between the top and bottom of the same market, which is the single most important thing to hold in mind before you compare any two median prices in this table.

The comparison that reframes the whole table

Town Lakes carries a median price $87,500 above Olympia Pointe. On price per square foot the two are 51 cents apart, $152.12 against $151.61. Two independent samples, ten miles apart, in different jurisdictions, landing within half a percent of each other on rate. Everything separating those median prices is floor area. If you are weighing Town Lakes against Olympia Pointe on price you are really weighing them on how much house you need, and once you see it that way the decision becomes much simpler.

Where Town Lakes actually ranks on value

Fifth of seven on price per square foot, ahead of only Savanna Lakes and Olympia Pointe. The most expensive ground per foot in this market is Mirror Lakes at $193.89, on a median home of 1,578 square feet. So the communities commanding the highest rate are the ones with the smallest homes, and the ones with the largest homes sit at the bottom of the rate table. That is a consistent pattern across all seven and it is worth understanding as a buyer: square footage gets cheaper per foot as you buy more of it, here as almost everywhere.

What the sale to list ratio says about negotiating here

At 97.41%, Town Lakes sits third of seven, meaning sellers here hold their price better than the market average despite the long marketing time. The combination of a strong sale to list ratio and the slowest days on market is an unusual signature. It reads as sellers who are willing to wait rather than discount, which for a buyer means patience is worth more than an aggressive opening offer.

Town Lakes Is Unincorporated Lee County, and What That Actually Costs

Town Lakes sits in unincorporated Lee County, inside the Lehigh Acres planning community, and that determines which districts levy against your parcel, which fire service responds and which code governs what you can build. It also makes Town Lakes the exact mirror image of its neighbour Olympia Pointe, which carries a Lehigh Acres postal address while sitting inside Fort Myers city limits. Getting this right is not pedantry; it changes your annual bill by four figures.

What the certified 2025 bill actually carries

We read the Lee County Tax Collector's certified 2025 annual bill for a Town Lakes parcel. The millage code is 048, the Lehigh Acres Fire and Light code, and total millage is 11.5125 across thirteen taxing authorities. Two of those lines are the positive markers of unincorporated status: a Lee County Unincorporated MSTU at 0.8398 mills and a Lehigh Acres Streetlight MSTU at 0.6000 mills. There is no city levy of any kind on this bill.

What LA-MSID is, and what it is not

The Lehigh Acres Municipal Services Improvement District is an independent special district, successor to the former East County Water Control District, and it handles drainage and water control across Lehigh Acres. It maintains hundreds of miles of canals and the associated rights of way. It is not a homeowners association and it is not a Community Development District, and its assessment is a governmental charge that must never be added into a private HOA figure. On the parcel we read, the charge is $75.89 a year.

The comparison with Olympia Pointe, done honestly

Here is where most comparisons go wrong. Town Lakes pays $935.61 in non ad valorem assessments against Olympia Pointe's $518.51, so it looks like the unincorporated address costs more. It does not. Olympia Pointe pays a 6.5000 mill City of Fort Myers ad valorem levy that Town Lakes does not, and total millage tells the real story: 11.5125 here against 16.5034 there, a gap of 4.9909 mills. On a taxable value around $244,000 that millage gap is worth roughly $1,200 a year, against roughly $417 a year more in assessments. Net, the unincorporated address is the cheaper one by several hundred dollars a year, which is the opposite of what the assessment lines suggest on their own.

Why we will not give you a single carrying cost number

The parcel we read is homesteaded, with a $50,722 county exemption bringing taxable value to $243,841 against an assessed $294,563. A parcel without homestead pays on the full assessed value. Exemptions do not transfer with a sale and assessed value resets, so the previous owner's bill is not your bill. What we can give you is the rates, which is what the table above does, and then you can put your own number through it.

Thirteen years of one parcel's bills

The parcel carries a full payment history back to 2012. The annual bill ran $1,730.17 in 2012 and $3,763.26 in 2025, an increase of about 117% across thirteen years, and that is on a homesteaded parcel where the Save Our Homes cap limits how fast assessed value can rise. One parcel is not a community average, and your own trajectory depends on your exemption status, but the direction is worth seeing before you commit.

One more correction worth having

The Lehigh Acres fire assessment is not a flat figure across the district. This parcel carries $493.33. Other Lehigh parcels we have read carry materially different amounts. So no page should tell you what "the Lehigh fire assessment" is as a community wide number, including ours. Pull the bill for the specific parcel. What Is Actually Built at Town Lakes

Town Lakes is a platted residential community of roughly 453 parcels on the Lee County roll, developed across four residential phases beginning around 2000 and building through the mid 2000s. The homes are predominantly single family on platted lots, and the community is organised around a chain of engineered lakes that most of the street layout wraps around.

The phases, and the one you must not count

The Property Appraiser records four residential phases, carrying distinct parcel prefixes, with phases three and four recorded as replats of earlier tracts. There is also a separate Town Lakes Commercial identifier covering parcels at Williams Avenue and Village Lakes Boulevard. That commercial tract is not residential association property and folding it into the community would misstate both the size and the composition of Town Lakes. We have excluded it from every figure on this page.

The street roster

The internal streets run to a plant naming theme: Liriope Loop, Fountain Mist Boulevard, Allamanda Court, Beauty Berry Court, Blue Daze Court, Pine Nut Court, Plumbago Court, Gassner Way and Horizon View Boulevard, among others. That theme is a useful practical test, because the surrounding Lehigh Acres platted grid runs to a completely different convention of lettered and named avenues. If an address is on an avenue rather than a plant named loop or court, it is almost certainly not Town Lakes.

Home sizes and what the range represents

Across the ten closings in our trailing twelve month pull, median living area was 2,231 square feet against sold prices from $210,000 to $445,000. The Property Appraiser records the overwhelming majority of the 453 parcels under the single family residential land use code, with the balance being common area, institutional or commercial. No condominium land use code appears anywhere in the set, and the association on the corporate record is a homeowners association rather than a condominium association.

Whether it is still building out

There are indications that a later phase of Town Lakes remained in build out with a substantial number of lots still to deliver. We are flagging this as reported rather than verified, because the source describing it is developer marketing material rather than a county record, and a partially built phase is exactly the kind of fact that goes stale. If new construction next door matters to you, confirm the current status with Lee County Community Development before you commit.

Governance at Town Lakes, One Association and What It Does Not Publish

Town Lakes is governed by a single homeowners association, which is a simpler structure than several of its neighbours and a genuine practical advantage when you come to buy or sell. What it is not is a transparent one, and the gap between those two things is the substance of this section.

The association on the corporate record

Town Lakes Homeowners Association, Inc. carries Florida document number N00000008459, filed 21 December 2000 as a Florida not for profit corporation, and it remains active with no name history on the record. Its principal and mailing address is care of Alliant Property Management at 13831 Vector Avenue in Fort Myers. There is one association here, not a layered master and sub structure.

Why one association is worth something

Olympia Pointe, ten miles west, has three active associations attached to it. Every estoppel, every document request and every question about which layer owes what becomes three conversations instead of one. Town Lakes has one. That is a real reduction in transaction friction and it is fair to weigh it when you are choosing between the two.

What the association does not publish, stated plainly

There is no public fee schedule, no published budget, no downloadable declaration of covenants, no bylaws and no architectural review manual available publicly. The management company's community page for Town Lakes is a portal entry rather than a document library. We are listing these as absences because a page that quietly skips what it could not find leaves you unable to judge what it did find.

The assessment figure this page does not contain

No current assessment amount for Town Lakes could be established from any primary source, and we are not going to estimate one. Not the amount, not the frequency, and not what it covers. Any page quoting you a Town Lakes HOA fee is quoting something it did not verify. The estoppel certificate, which the association must produce in a transaction, is the document that gives the real number for the specific lot you are buying.

Collections and disputes, in aggregate

The association does pursue collection matters through the courts, as most Florida associations do, and at least one such matter has proceeded to judgment in the recent past. We report that in aggregate deliberately. We do not publish the address, the case number or any party, because these are identifiable private homes and private individuals and that is not our information to broadcast. What is useful to you as a buyer is the general point: this association enforces its assessments, which is ordinarily a sign of a solvent community rather than a troubled one.

Amenities and Daily Life at Town Lakes

This is the section where we have to be most careful on this page, because the public record about Town Lakes amenities is genuinely contradictory and we would rather show you the contradiction than resolve it with a guess. What is consistent is that this is a gated, lake oriented residential community rather than a club community.

What we can say about the gate

Town Lakes is gated. Multiple independent secondary sources describe it that way consistently. What we could not establish from any primary source is the access mechanism, whether that is a keypad, a call box or staffed access, and since that is exactly the kind of operational detail that changes without notice we are leaving it as a question for your agent on the day.

The amenity contradiction, shown rather than hidden

One set of marketing sources describes a clubhouse and pool at Town Lakes as existing amenities. Another describes them as planned. We could not find an authoritative primary source that settles it, and the association publishes nothing. So we are telling you there is a conflict in the public record rather than picking the more attractive version. If amenities are material to your decision, make your agent confirm what physically exists before you write an offer, and do not rely on any listing description including ours.

What the community's structure tells you regardless

What is not in doubt is the physical character: a gated residential community built around a chain of lakes with substantial lake frontage across the lot inventory, on generously sized homes by this market's standards. Whether or not a clubhouse is part of the offer, the lakes and the lot sizes are the amenity most buyers here are actually responding to.

The Lakes at Town Lakes, and What They Are Really For

The name is not decoration. Town Lakes is organised around a substantial chain of interconnected water bodies that a large share of the homes back onto, and understanding what those lakes are for tells you something useful about both the amenity and the obligation attached to it.

They are engineered stormwater infrastructure

Lakes in Southwest Florida communities of this era are almost always constructed stormwater management tracts rather than natural water bodies. They do real drainage work, they are permitted as part of the development's surface water management system, and the maintenance obligation for the tracts sits with the association. A lakefront lot here is frontage onto working infrastructure with a genuine amenity benefit, which is the honest framing.

How they relate to LA-MSID

The Lehigh Acres Municipal Services Improvement District maintains the wider canal and drainage network across Lehigh Acres, hundreds of miles of it, and the community's internal lakes connect into that broader system. We could not find an LA-MSID document naming the Town Lakes internal lakes specifically, so the precise boundary between association maintained tracts and district maintained conveyance is something your title company should confirm rather than something we are going to assert.

What lake frontage is worth here

Water frontage generally commands a premium in Southwest Florida. In a community where a large share of the inventory is on the lake chain, that premium is compressed compared with a community where waterfront is scarce. We price it from the comparable set rather than from a rule of thumb, and in a ten sale market that means looking carefully at which of those ten were on the water.

Location, Roads and Commute from Town Lakes

Town Lakes sits in the western part of Lehigh Acres, off Village Lakes Boulevard near the Homestead Road corridor, which places it closer to the Lehigh commercial core than to Fort Myers. That position is worth understanding honestly, because it is the main trade you are making against communities further west.

Where it actually is

The community centres on approximately 26.626 north, 81.652 west, in Section 30, Township 44 South, Range 27 East. Homestead Road and Lee Boulevard are the principal arteries, with Williams Avenue running along the eastern edge of the community's commercial tract.

Drive times, and how confident we are in them

Interstate 75 is roughly 12 miles out and Southwest Florida International Airport roughly 17 miles. Downtown Fort Myers is in the region of 16 miles and the nearest Gulf beach is around 29 miles, which is close to an hour in season. We want to be straight about the provenance here: these figures come from distance calculators and developer material rather than an official source, and several routing sites we tried were inaccessible. Treat them as good estimates rather than precise numbers, and check your own commute at your own peak hour before you buy.

The honest version of the commute story

Town Lakes is a Lehigh Acres location in the real sense, not just the postal sense, and the westbound commute is a genuine consideration. Lee Boulevard carries heavy peak traffic. What you get in exchange is a materially larger home for the money and, as the next sections show, notably good emergency service proximity. Anyone selling you an eastern Lee County address on the promise of an easy Fort Myers commute is not being honest with you.

Shopping and everyday errands

The nearest full grocery is a Publix on Homestead Road North, confirmed from the retailer's own store listing. Beyond that, the Lehigh Acres commercial corridor along Lee Boulevard and Homestead Road carries the usual mix of pharmacies, banks, fuel and quick service dining. We looked for named restaurants we could verify near the community and could not source a reliable list, so we are not going to invent one.

Parks and recreation

Lehigh Acres Park, a 62 acre county facility, has an entrance directly on Village Lakes Boulevard, which is one of the community's own streets. That is an unusually direct adjacency for a county park of that size and it is confirmed from Lee County's own park page. Harns Marsh Preserve, a well known birding and walking destination in the area, is also nearby.

Schools Serving Town Lakes

Almost every community page in this market describes Lee County schools incorrectly, in the same way, by publishing three school names under a heading that says assigned schools. Lee County does not assign a single school by address. It runs a proximity zone and choice system, and describing it as an assignment misleads families about the one decision they actually have to make.

How Lee County student assignment really works

Your address places you in a proximity zone. Within that zone, families rank in preference order the schools available to them during an annual Open Enrollment period, and where a school is oversubscribed placement runs through a lottery using a defined preference order that includes special programme needs, sibling preference and a proximity preference for families inside a safe walk zone. District transportation is guaranteed to a school within your own zone. No default school comes attached to the house.

The zones that apply to Town Lakes

Queried against the district's own proximity zone data for these parcels, Town Lakes falls in elementary Zone L, middle Zone HH and high school East Zone 3. Each of those zones contains several school options that a family ranks during Open Enrollment. Note that these are different zones from Olympia Pointe's, which sit in elementary Zone J, middle Zone JJ and high East Zone 2, so the two communities do not share a school set despite both carrying Lehigh Acres addresses.

What to do with that before you buy

Ask the district which schools currently sit in Zones L, HH and East 3, because zone membership is reviewed and can change between enrolment years. Then ask how oversubscribed each has been, because that is what determines whether ranking a school actually gets you into it. We are deliberately not publishing Florida Department of Education letter grades on this page, because we did not read the official state grade file ourselves and because a grade list across a choice set implies a precision the system does not have. Pull the current grades from the Department of Education directly for the specific schools you are considering.

Flood, Wind and Insurance at Town Lakes

Insurance is the largest single variable in a Southwest Florida carrying cost, and Town Lakes has a genuinely good flood position for a community built around water, alongside a wind exposure that is typical for inland Lee County and stricter than most buyers expect.

Flood zone, including the lake tracts

Every Town Lakes parcel tested, across phases one, two and four plus the association lake tract, returns FEMA Zone X, an area of minimal flood hazard. The applicable FIRM panel is 12071C0319F, effective 28 August 2008, and the National Flood Insurance Program community is unincorporated Lee County, community number 125124. That the lake tract itself maps Zone X is the answer to the question most buyers actually have about a community with this much internal water.

Does Town Lakes flood?

On the federal mapping, no part of the community we tested sits in a Special Flood Hazard Area. The lakes are engineered stormwater management features designed to hold and convey water during heavy rain, which is what they are doing when they rise. Mapping is not a guarantee about any individual home in any individual storm, and you should still ask a seller directly about water intrusion history, but the flood zone answer is clear.

Flood insurance is not federally required here

The federal mandatory purchase requirement attaches to federally regulated or backed loans on property in a Special Flood Hazard Area. Zone X is outside it, so flood insurance is not federally required on that basis. Your lender may still require it and an investor overlay can impose it, so confirm with your own lender rather than assuming.

The flood insurance discount, and why Town Lakes does better than its neighbour here

Unincorporated Lee County participates in the National Flood Insurance Program's Community Rating System and holds Class 5, which carries a 25 percent discount for policyholders in the unincorporated county. Under the old rating system that discount would have been sharply reduced for a Zone X property like this one, because the discount depended on whether you sat inside the Special Flood Hazard Area. Under Risk Rating 2.0 flood zone is no longer a rating variable, so the discount that once applied only to the high hazard zones now applies to every policy in the community, Zone X included.

The five point gap against Olympia Pointe

This is one of the few measures on which Town Lakes beats its City of Fort Myers neighbour outright. Unincorporated Lee County is Class 5 at 25 percent. The City of Fort Myers is Class 6 at 20 percent. Both communities are Zone X and both now receive their full class discount, so the five point difference is real and it favours Town Lakes. Keep it in proportion though: it is five points on a policy neither community is federally required to carry, so it is a tiebreaker rather than a deciding factor.

Elevation and surge

Sampled inside the community's own recorded phase boundaries against the federal elevation service, ground elevation runs roughly 14 to 23 feet above the North American Vertical Datum of 1988. These are interpolated elevation model values rather than surveyed spot heights. Lee County places these parcels in Evacuation Zone D. Town Lakes sits around twenty miles inland from the Gulf, and Hurricane Ian's documented surge in Lee County was a coastal and riverine event that did not reach this far east.

Wind, and the number that surprises people

Queried against the engineering society's own hazard data for this location, the current ultimate design wind speed is approximately 150 miles per hour at Risk Category II. Under current code, any Florida location at or above 140 miles per hour is inside the wind borne debris region regardless of how far it sits from the coast. Town Lakes is inland and it is in the debris region, which means new construction and major opening replacement here would be expected to require impact rated glazing or approved shutters.

What the circa 2005 build era means

Homes of this vintage were built under an earlier edition of the Florida Building Code, designed to a lower mapped wind speed on a different statistical basis. We are not going to subtract the old figure from the new one, because the two standards use different bases and safety factor conventions and a simple percentage comparison would overstate what is actually known. The practical point holds regardless: these homes were designed to a lower standard than new construction here would be today, which is why documented opening protection is worth real money on a resale.

The fire district rating, and the condition attached to it

The Lehigh Acres Fire Control and Rescue District publishes its ISO Public Protection Classification as 3/3Y rather than an unconditional 3, and the distinction matters to your premium. A structure earns the Class 3 rating only when it is both within five road miles of a district station and within 1,000 feet of an approved hydrant. Miss the hydrant condition and the property falls to the second figure. For comparison, Olympia Pointe is about seven miles and twelve to fourteen minutes from the same facility.
