San Marco Villas is a 148-unit townhouse-style condominium off San Marco Road in the middle of Marco Island, Florida, inside the City of Marco Island in Collier County. It is one of the island’s lowest-priced ways to own a two- or three-bedroom home with a garden-level front door, a short drive from the Gulf beaches and a short walk from the City’s Racquet Center and Mackle Park. If you are deciding who should sell or buy here for you, our comparison of the best real estate agents in Marco Island shows how local agents compare on the public record, and our Marco Island area guide covers the rest of the island.
San Marco Villas is a 148-unit condominium of two- and three-bedroom townhouse and villa units built in 1985, on about 12.4 acres between San Marco Road and Leland Way in central Marco Island, FL 34145. Every unit has between 1,006 and 1,112 heated square feet on the Collier County roll, and units sold at a median of $320,000 in the 12 months to 2026-10-07.
The community is two condominiums run by one association: San Marco Villas I, A Condominium (54 units) and San Marco Villas II, A Condominium (94 units), registered with the state in 1985 and managed through Resort Management, a Southwest Florida association management company (DBPR condominium public records; Florida Division of Corporations). Everything on this page is built from the county roll, the state condominium register, the Southwest Florida MLS pulled on 2026-10-07, federal flood and storm records, Florida statute text and City of Marco Island sources, and every figure carries its date and source.
The state register records both condominiums at “Balfour and San Marco Road,” and the unit addresses run along Marco Villas Drive, Clyburn Street, Clyburn Way East and West, Leland Way, Via Marco and the three Delbrook lanes (DBPR Condo_CW extract). The U.S. Census Bureau geocoder places 13 Marco Villas Drive at latitude 25.93663, longitude -81.71418 (Census geocoder). That is the civic middle of the island: the City of Marco Island Racquet Center, which describes itself as “centrally located at the intersection of San Marco & Heathwood Road,” sits next door (City of Marco Island Racquet Center), and City Hall, Mackle Park, an NCH urgent care center and Tommie Barfield Elementary are each within about half a mile by road.

“San Marco Villas” is a name used more than once in Florida. The Florida Housing Finance Corporation’s 2024 annual report lists an affordable rental property called San Marco Villas II in Lake Park, Palm Beach County (Florida Housing Finance Corporation, 2024 Annual Report), and there is a condominium of the same name in Miami-Dade County. This page covers only the 148-unit Marco Island condominium governed by San Marco Villas Condominium Association, Inc., Sunbiz document N07147. A second active corporation, San Marco Villas Association, Inc. (document N21799), is administered from a management office in Longwood, Florida, and nothing in its state record ties it to Marco Island.

San Marco Villas suits a buyer who wants a two- or three-bedroom Marco Island home with its own front door, on higher ground in the middle of the island, for well under the price of a Gulf-front condominium. It does not suit a buyer who wants a water view, a boat dock or a beach out the back door.
The record describes the buyer by what the property is. Every unit has 1,006 to 1,112 heated square feet (Collier County roll), every MLS sale in the last 60 months carries a townhouse, villa attached or low rise label, and two-bedroom units with one and a half or two and a half baths make up most of the sales. In our reading of the sales record and the location, that mix tends to draw three kinds of buyer: year-round residents who want to own rather than rent on the island, seasonal owners who want a lock-and-leave unit near the island’s services, and families who want to be close to the island’s public elementary school.
What San Marco Villas gives you is space for the price, a central location and ground that sits higher than much of the island. In the 12 months to 2026-10-07 the median San Marco Villas sale was $320,000 (Southwest Florida MLS), against a City of Marco Island where the Census Bureau’s 2020 to 2024 American Community Survey puts the median value of an owner-occupied home at $896,300 (U.S. Census QuickFacts, Marco Island city). What you give up is the view and the water: the community faces its own lawns, drives and pool, and the nearest Gulf beach access is about a five-minute drive (see the daily logistics section below).
We tracked every San Marco Villas closing on the Southwest Florida MLS for the five years to 2026-10-07, 41 closings in all, and read them against the 468 qualified recorded sales the Collier County roll data holds for the two condominiums. Three things stood out. First, the product is uniform: four floor-plan sizes, all from 1985. Second, the market changed character in 2026: units that sold in three to six days in 2022 took a median of 107.5 days in 2026. Third, the entered condo fee has risen about 70 percent since 2022 while prices fell, and the fee is now the first question buyers ask.
San Marco Villas recorded 13 closed sales on the Southwest Florida MLS in the 12 months to 2026-10-07, at a median of $320,000 and a range of $275,000 to $402,000. That window is the first of the 12, 24, 36 and 60 month windows to hold ten or more closings, so it leads every figure below.
Data updated: October 2026. All MLS figures are for the 12 months to 2026-10-07, Southwest Florida MLS, unless another window is named.
| Measure | Figure | Count behind it |
|---|---|---|

Medians are the middle value of the sorted sales; with 13 sales, the median is the 7th, which is $320,000. Price per square foot is each sale’s price divided by its MLS square footage, then the median of those 13 ratios.

Source: Southwest Florida MLS, closed sales matched to the condominium name SAN MARCO VILLAS, pulled 2026-10-07. Square footage is as entered in the MLS; the county roll records 1,112 square feet for the unit entered as 1,121. Baths are written as full baths plus half baths (1.5 means one full and one half bath).
The Collier County roll data dated 2026-08-29 (recorded sales through 2026-08-24) holds 8 qualified, arm’s-length recorded sales of San Marco Villas units in the 12 months to 2026-08-24, at a median of $332,350 and a range of $275,000 to $402,000. A qualified recorded sale is a deed the county has graded as a fair market, arm’s-length transfer; it is a county record, not an MLS record, and its dates are deed dates. All eight match an MLS closing by address and price. One differs by $50: the deed for 14 Marco Villas Drive, recorded 2025-12-15, states $315,700, while the MLS records $315,650. The county records the deed consideration and the MLS records the reported closing price, so the deed figure, $315,700, is the recorded sale price. The four most recent MLS closings, from July and August 2026, are newer than the county extract and are cited from the MLS.
Sale to list here means the sale price divided by the final list price, after any price reductions. A median of 94.1 percent means the typical San Marco Villas seller in the last 12 months accepted about 5.9 percent less than the last asking price. Only one of the 13 sellers, at 134 Leland Way East unit T5, sold at the full final asking price of $349,000, and that sale took 184 days. The widest gap was at 1332 Delbrook North unit J2, which sold for $285,000 against a final list of $359,999, 79.2 percent, after 199 days.
The 13 sales run from $275,000 to $402,000 for units that differ in size by at most 75 square feet on the MLS, so size explains little of the $127,000 range. Two 1,112 square foot units at Via Marco sold a month apart for $315,000 and $275,000, and the highest sale, $402,000, was the only three-bedroom unit of the year. Condition, renovation, interior layout and timing carry the rest of the difference, which is why a valuation for a San Marco Villas unit has to be built from the specific unit, not from the community median.
San Marco Villas prices peaked in 2024 and have since come back: the median MLS sale was $395,000 in 2022, $397,000 in 2023 and $400,000 in 2024, then $345,000 on four sales in 2025 and $320,000 on ten sales so far in 2026 (Southwest Florida MLS, pulled 2026-10-07).
Data updated: October 2026.
| Year | Closings | Median sale | Median $/sq ft | Median days on market | Note |
|---|---|---|---|---|---|
| 2021 | 2 | $337,500 | $323 | 56 | Partial year: 2021-10-07 to 2021-12-31 only; two sales |
| 2022 | 8 | $395,000 | $360 | 5 | Full year |
| 2023 | 8 | $397,000 | $370 | 32 | Full year |
| 2024 | 9 | $400,000 | $378 | 22 | Full year |
| 2025 | 4 | $345,000 | $319 | 37.5 | Full year |
| 2026 | 10 | $320,000 | $304 | 107.5 | Partial year: to 2026-10-07 |
Every yearly median here is the median of fewer than ten sales, so read each one as the median of that year’s sales only, not as a market statistic. The 60-month window behind this table holds 41 closings at a median of $375,000, none entered after closing. The 24-month window holds 15 closings (median $325,000) and the 36-month window 27 closings (median $365,000); those wider windows are context, and the 12-month median of $320,000 is the current price signal.
The Collier County roll data counts 468 qualified recorded sales of San Marco Villas units across the history it holds, and the 150 most recent run from November 2009 to August 2026. Year by year, those recorded sales show how far the community has come:

| 2010 | 8 | $135,000 |
| 2011 | 5 | $127,500 |
| 2012 | 7 | $125,000 |
| 2013 | 7 | $143,000 |
| 2014 | 7 | $140,000 |
| 2015 | 10 | $192,950 |

| 2022 | 9 | $400,000 |
| 2023 | 10 | $387,000 |
| 2024 | 12 | $410,750 |

| 2026 (to 2026-08-24) | 6 | $332,000 |
Source: Collier County roll data files dated 2026-08-29, qualified improved sales only. This is a history table, not a price signal: each yearly median is the median of that year’s recorded sales, most of them fewer than ten. In our reading, the jump between 2021 and 2022 reflects the pandemic-era repricing of Southwest Florida real estate, and the 2025 and 2026 figures the correction that followed.
In our reading, the 2025 and 2026 decline is consistent with buyers pricing in higher condo fees, insurance costs and Florida’s 2022 to 2025 condominium law changes across older Southwest Florida condominiums; the MLS and county figures show the price movement, not its cause. The days-on-market column tells the same story from the seller’s side: the median sale took 5 days in 2022 and 107.5 days in 2026. A seller pricing from a 2023 or 2024 comparable is pricing from a different market.
San Marco Villas is a 148-unit townhouse condominium in the center of Marco Island, with a 12-month median sale of $320,000 (Southwest Florida MLS, to 2026-10-07) and no units listed on 2026-10-07. San Marco Villas had no units listed for sale and none pending on the Southwest Florida MLS on 2026-10-07. With 13 sales in the 12 months before that date, about one unit a month, a community this size usually has a listing or two on the market; on the pull date it had none.
Data updated: October 2026. Active and pending listings as of 2026-10-07, Southwest Florida MLS.
A San Marco Villas owner who lists now competes with other Marco Island condominiums at a similar price, not with a neighbour’s identical unit across the drive. It does not change the pricing discipline the closed sales demand: buyers and their lenders’ appraisers will measure your price against the 13 closings above.
A buyer who wants San Marco Villas specifically has to wait for a listing or ask an agent to watch for one. The record shows how the timing split in the last 12 months: six of the 13 sales closed within 63 days of listing, and the other seven took 81 to 199 days. If you want to be first in line when a unit lists, book a buyer consultation or call Marc at (239) 287-5873; owners thinking about selling can start with a free valuation.
San Marco Villas has four unit sizes on the Collier County roll: 1,006, 1,046, 1,091 and 1,112 heated square feet. The 1,046 and 1,112 square foot plans are the two-bedroom units that make up most of the community, and the 1,091 square foot plan is the three-bedroom unit.
| Heated sq ft | San Marco Villas I | San Marco Villas II | Total units | Bedrooms and baths on MLS sales |
|---|---|---|---|---|
| 1,006 | 5 | 2 | 7 | 2 bedrooms, 1 bath (one sale in 60 months) |
| 1,046 | 19 | 34 | 53 | 2 bedrooms, 1.5 baths on 17 of 19 sales |
| 1,091 | 13 | 24 | 37 | 3 bedrooms, 2 baths |

The bath count with a half bath is consistent with a townhouse layout with a powder room on the main level; the floor plan of a specific unit is confirmed at the showing and in the condominium plat recorded with the Declaration.
| Plan (county sq ft) | Sales | Median sale | Range |
|---|---|---|---|
| 1,046 sq ft, 2 bed, 1.5 bath | 6 | $312,825 | $285,000 to $370,000 |
| 1,112 sq ft, 2 bed, 2.5 bath | 6 | $334,500 | $275,000 to $354,000 |
| 1,091 sq ft, 3 bed, 2 bath | 1 | $402,000 | one sale |
These are medians of six sales and of one sale, so they describe those sales only. With six sales, the median is the average of the 3rd and 4th: ($310,000 plus $315,650) divided by 2 is $312,825 for the 1,046 square foot plan, and ($320,000 plus $349,000) divided by 2 is $334,500 for the 1,112 square foot plan. The three-bedroom plan sells least often and at the top of the range: its two MLS sales in 60 months were $425,000 in July 2024 and $402,000 in March 2026, and the county recorded a $475,000 deed for another three-bedroom unit in April 2024.
The two condominiums sit side by side and share one association, and the sales record does not show a price gap between them: over 60 months the median MLS sale was $375,000 on 13 San Marco Villas I sales and $382,500 on 28 San Marco Villas II sales, a difference smaller than the spread inside either one. San Marco Villas I holds the Via Marco and Delbrook addresses and 24 units on Marco Villas Drive; San Marco Villas II holds Clyburn Street, Clyburn Way East and West, Leland Way and 42 units on Marco Villas Drive (Collier County roll). Which condominium a unit is in matters for one thing: each has its own recorded Declaration, so read the right one.
Listing agents labeled the 41 San Marco Villas sales of the last 60 months “Townhouse” 22 times, “Low Rise (1-3)” 17 times and “Villa Attached” twice; none was labeled mid rise or high rise (Southwest Florida MLS). Unit addresses carry building letters from A to V, 22 letters, and the county’s 2025 building footprint layer shows 22 residential buildings on the two condominium parcels, so the community is about 22 buildings of six to eight units each. The exact number of habitable stories in each building is not stated in any public source we read; the Florida Building Code story count is in the building’s permit and certificate of occupancy file at the City.
San Marco Villas was built in 1985 by the Deltona Corporation, the company that developed much of Marco Island, and was recorded as two condominiums that year. Four public records identify it, and they agree on the essentials: 148 units, two condominiums, one association.
A London newspaper’s January 1985 property feature on Florida described the project while it was going up: “On the island Deltona is currently building 144” units “called San Marco Villas which are priced around the $80,000 mark” (The Daily Telegraph, 25 January 1985, full text on the Internet Archive). The scanned text garbles the bedroom words in that sentence, and the final count on the county roll is 148 units, not 144. The same article notes Deltona bought the island in 1964.
The Collier County roll data dated 2026-08-29 records 148 improved condominium parcels, all with land use code 4 (condominium): 54 under SAN MARCO VILLAS I A CONDOMINIUM and 94 under SAN MARCO VILLAS II A CONDOMINIUM. Every unit carries a 1985 year built, and heated area runs from 1,006 to 1,112 square feet with a median of 1,091. Collier County roll data was read from the files already pulled for this build; the Property Appraiser’s website was not queried.
The Florida Department of Business and Professional Regulation lists SAN MARCO VILLAS I A CONDO as project PR1M014925, file 49688, 54 units, dated 1985-02-05, and SAN MARCO VILLAS II, A CONDO as project PR1M014926, file 49689, 94 units, dated 1985-05-24, both at “Balfour and San Marco Road” with San Marco Villas Condo Assoc Inc as the managing entity (DBPR Condo_CW extract). One association operating two condominiums is a multicondominium association under Florida law, and the statute requires it to adopt a separate budget of common expenses for each condominium as well as one for the association (Fla. Stat. 718.112).
The Florida Division of Corporations lists San Marco Villas Condominium Association, Inc. as document N07147, status Active, filed 1985-01-16, with its principal and mailing address and registered agent at Resort Management, 2685 South Horseshoe Drive, Suite 215, Naples (Florida Division of Corporations). The state record shows the association’s most recent filing event as a reinstatement dated 2023-09-29. Officers and directors are listed on the state record; this page does not name individuals.
Each condominium has its own Declaration in the Collier County Official Records, searchable through the Clerk of the Circuit Court (Collier County Clerk records search). Legal descriptions published in Collier County court notices cite the San Marco Villas II Declaration at Official Records Book 1137, Page 1032, “and as amended,” and the San Marco Villas I Declaration at Official Records Book 1120, Page 850. We did not retrieve the recorded instruments for this page, so we do not quote their rules; a buyer reads the current Declaration, with every recorded amendment, in the resale package.
Resort Management is the association’s registered agent and the address of record, and the company handles estoppel requests for the associations it manages through its website (Resort Management). Florida requires an association managing a condominium of 25 or more units to post its key official records on a website or mobile app (Fla. Stat. 718.111); both San Marco Villas condominiums are above that size. We found no public association website for San Marco Villas, so the documents are reached through the owner portal or the resale package.
San Marco Villas is a residential community of townhouse buildings around internal drives, parking areas and lawns, with a swimming pool near the center of the property visible on federal aerial imagery. Its larger amenity is its location: the City of Marco Island’s Racquet Center and Mackle Park are next door and about 0.3 miles away, both public.
The USGS National Agriculture Imagery Program aerial of the property shows rows of townhouse buildings set around shared drives and surface parking, landscaped lawns between them, and one swimming pool near the middle of the site (USGS NAIP imagery service). An aerial photograph is not an amenity list: which facilities are common elements, who may use them, pool hours and guest rules are set by the Declaration and the association’s rules, which a buyer reads in the resale package. We did not find a published amenity list from the association.
The City of Marco Island Racquet Center sits at San Marco Road and Heathwood Drive, immediately west of San Marco Villas, with five lighted Har-Tru clay tennis courts, eight lighted pickleball courts and a daytime stand-alone “stadium” court (City of Marco Island Racquet Center). It is a City facility with its own memberships and court fees, not a San Marco Villas amenity, but few condominiums on the island are a two-minute walk from a public racquet complex.
Mackle Park, a City of Marco Island park at 1361 Andalusia Terrace, is about 0.3 miles by road, with City Hall at 50 Bald Eagle Drive about 0.5 miles away (City of Marco Island Parks and Recreation). Drive distances on this page are estimates from a public routing engine at free-flow speed; peak-season traffic runs longer.
San Marco Villas has no beach or dock of its own. The Marco Island Civic Association’s Residents’ Beach on South Collier Boulevard is about 1.5 miles by road, the South Marco Beach access about 2.3 miles and the county’s Tigertail Beach about 3.2 miles (see the daily logistics section for access rules). Boaters use the public ramps and the island’s marinas; the City’s Caxambas Park ramp reopened in 2025 after Hurricane Ian repairs (NBC2, 2025-02-17).
San Marco Villas condo fees, as entered by listing agents on the Southwest Florida MLS, ran $10,000 to $10,440 a year on all 13 closings of the 12 months to 2026-10-07, entered as $2,500 to $2,609 a quarter or $869 to $870 a month. The association’s budget and its list of what the fee covers are not published on any public website we found.
Data updated: October 2026.
| Year of sale | Sales with a fee entry | Annual condo fee as entered | Most common entry |
|---|---|---|---|
| 2022 | 8 | $6,000 on all eight | $1,500 a quarter or $500 a month |
| 2023 | 8 | $7,000 to $7,104 | $1,775 a quarter |
| 2024 | 9 | $6,624 to $11,700, one entry of $1,900 | Mixed; see note |
| 2025 | 4 | $10,428 to $10,436 | $2,607 to $2,609 a quarter |
| 2026, to 2026-10-07 | 10 | $10,000 to $10,440 | $2,500 a quarter (six entries) |
These are figures as entered by listing agents on closed sales, not the association’s budget. Annual figures are the entered quarterly fee times four or monthly fee times twelve. The 2024 entries are inconsistent with each other, and the $1,900 entry (a $475 quarterly figure entered in the HOA field) does not match any other sale and reads as an entry error. Two 2025 sales entered a total annual recurring figure of $16,036, which is $5,600 more than their $10,436 condo fee; the MLS field does not say what the difference is, so a buyer asks the association whether a special assessment was in place.
On the entries above, the annual condo fee rose from $6,000 on every 2022 sale to $10,000 to $10,440 in 2025 and 2026, an increase of about 67 to 74 percent ($10,000 divided by $6,000 is 1.667; $10,440 divided by $6,000 is 1.74). Over the same years the median MLS sale price moved from $395,000 in 2022 to $320,000 in the last 12 months. Insurance, reserves and Florida’s 2024 and 2025 condominium law changes are the usual drivers of increases like this across Southwest Florida; the association’s budget is the only document that says what drove this one.
The association’s budget, reserve schedule and fee inclusions are not published on a public website, and listing remarks are not a substitute for the budget. Under Florida law a resale buyer is entitled, at the seller’s expense, to the annual budget and annual financial statement as part of the resale documents (Fla. Stat. 718.503), and the estoppel certificate states the regular assessment and anything owed (Fla. Stat. 718.116). Because the association operates two condominiums, the statute also requires a separate budget for each condominium, so ask for the budget of the condominium your unit is in. Sellers can get a free valuation that accounts for the fee, and buyers can book a buyer consultation to read the documents with us.
At $10,000 to $10,440 a year, the condo fee is about 3.1 to 3.3 percent of the 12-month median San Marco Villas sale of $320,000 ($10,000 divided by $320,000 is 3.13 percent; $10,440 divided by $320,000 is 3.26 percent). For a $275,000 unit, the lowest sale of the year, the same fee is 3.6 to 3.8 percent. That ratio is why the fee, not the price, is often the first number San Marco Villas buyers ask about, and why a seller’s listing has to explain it.
Owning at San Marco Villas costs more than the condo fee: property tax at the 2025 Marco Island millage, an HO-6 unit-owner insurance policy, optional flood insurance, application and transfer fees entered on listings, and an estoppel fee at sale. Each layer below is sourced, and the worked example shows the arithmetic.
A standard Marco Island parcel carried 8.9535 mills of confirmed ad valorem levies for tax year 2025: Collier County 3.2449 (general fund, water pollution control and Conservation Collier), Collier County Public Schools 4.2490, South Florida Water Management District with the Big Cypress Basin 0.1926, and the City of Marco Island 1.2670 (Florida Department of Revenue, Table 1, Collier 2025-26; City of Marco Island FY2026 adopted budget). The Collier Mosquito Control District levy is extra and its 2025 rate was not confirmed. At 8.9535 mills, every $100,000 of taxable value carries $895.35 a year. A buyer’s taxable value resets to just value the year after purchase; a homestead owner can claim the exemptions in Fla. Stat. 196.031 and the Save Our Homes cap in Fla. Stat. 193.155, and a non-homestead unit is capped at 10 percent a year for non-school levies under Fla. Stat. 193.1554. Because San Marco Villas is one of the island’s lower-priced ownership options, it is a common choice for buyers who plan to homestead.
On the 13 closings of the last 12 months, listing agents entered an application fee of $150 on ten, $75 on two and none on one, and a transfer fee of $75 on two and $150 on one (Southwest Florida MLS, pulled 2026-10-07). These are listing entries, not the association’s fee schedule; the current amounts, and any tenant screening fee, come from the association.
An estoppel certificate is the association’s statement of what a unit owes. Florida law requires the association to issue it within 10 business days of a request, makes it effective for 30 days when delivered by hand or electronically, and caps the fee at $250 when nothing is delinquent, plus $100 for delivery within three business days and up to $150 more when an account is delinquent, with the caps adjusted for inflation every five years (Fla. Stat. 718.116). The same statute makes a buyer jointly and severally liable with the previous owner for unpaid assessments, which is why the estoppel is read before closing, not after.
Florida charges documentary stamp tax on a deed at 70 cents per $100 of consideration (Fla. Stat. 201.02), so a $320,000 San Marco Villas sale carries $2,240 of deed stamps, customarily paid by the seller. A financed buyer pays 35 cents per $100 on the note (Fla. Stat. 201.08) and the 2-mill nonrecurring intangible tax on the mortgage (Fla. Stat. 199.133); on a $256,000 loan (80 percent of $320,000) that is $896 and $512. In Collier County the buyer customarily pays for the owner’s title insurance policy and selects the title agent, the reverse of neighbouring Lee County, per a Naples real estate law firm, which writes that “in Collier County the buyer typically selects the title agent and pays for the owner’s policy premium” (Goodwin Law), and a Florida title and law firm’s county table (Barnes Walker). The signed contract controls on every sale: the standard Florida contract has a box that decides who pays and who chooses.
For a non-homestead unit with a $320,000 taxable value and a $10,440 annual condo fee: the fee is $870 a month ($10,440 divided by 12); property tax at 8.9535 mills is $2,865.12 a year ($320,000 divided by 1,000, times 8.9535), or $238.76 a month; together that is $1,108.76 a month before HO-6 insurance, any flood policy, electricity, mosquito control and any non-ad valorem charge on the tax bill. A homesteaded owner pays less tax after the exemptions. Insurance premiums vary by carrier, coverage and unit and are not estimated here.
San Marco Villas is governed by two recorded Declarations of Condominium, the association’s bylaws and its rules, and those documents set renovation approvals, parking, leasing, pets and conduct. The association has no public website with its rules, so this page states the statutes that frame them and the route to the documents, not rule text we have not read.
A resale buyer of a Florida condominium unit is entitled, at the seller’s expense, to the Declaration, articles of incorporation, bylaws and rules, the annual budget and financial statement, and the association’s frequently asked questions and answers document, and has 7 days, excluding Saturdays, Sundays and legal holidays, after receiving them to cancel the contract (Fla. Stat. 718.503). Read three things first: the leasing article, the pet article and the alterations article. Those are where townhouse condominiums on Marco Island differ most from one another.
In a Florida condominium the unit owner owns the interior and the association controls the building structure and common elements, so most work beyond cosmetic finishes needs the association’s written approval under the Declaration, and most structural, electrical, plumbing, window and door work also needs a City of Marco Island building permit. Window and door replacements in particular touch the building envelope the association insures. Ask the manager for the alteration application and any adopted specifications before you hire a contractor.
The City of Marco Island bars construction from 7:00 p.m. to 7:00 a.m. and on Sundays and holidays (Marco Island Code of Ordinances, Municode). Condominium rules are often narrower than the City’s, so check the association’s rules before you schedule a renovation crew.
Each building at San Marco Villas faces shared surface parking along the internal drives, as the aerial shows. How many spaces belong to each unit, whether any are assigned, and the rules for commercial vehicles, trailers and boats are in the Declaration and rules. On City streets, the Code bars parking on a swale from 2:00 a.m. to 6:00 a.m. in many cases and within 500 feet of several beach accesses (Marco Island Code, Chapter 50).
San Marco Villas leasing is governed by the two recorded Declarations and the association’s rules, which we could not read in a public copy, so minimum lease terms, the number of leases a year and the approval process are not stated here. What is public: the City of Marco Island has no enforceable vacation rental registration program, and Florida law limits what the City can regulate.
Florida condominium declarations commonly set a minimum lease term, a cap on leases per year, a tenant application and screening, and an approval period, and the association enforces them independently of the City. For San Marco Villas, read the leasing article of the Declaration for your unit’s condominium and any amendment recorded after it. Florida’s condominium statute also limits how new rental restrictions apply: under the condominium statute, an amendment that prohibits or regulates rentals generally applies only to owners who consent to it and to units acquired after it takes effect (Fla. Stat. 718.110), so the date your seller took title can matter.
The City of Marco Island has no enforceable vacation rental registration program: Resolution 23-54, adopted 2023-10-02, declared the 2022 rental registration ordinance null and void in October 2023 after state preemption under SB 250, and nothing has replaced it (City of Marco Island Resolution 23-54). Florida law bars local governments from prohibiting vacation rentals or regulating their duration or frequency under ordinances adopted after June 1, 2011 (Fla. Stat. 509.032). That preemption limits the City, not the association: condominium documents can restrict rentals on their own. Transient rentals also owe state sales tax and the Collier County tourist development tax collected by the Tax Collector (Collier County Tax Collector, tourist development tax).
The Marco Island Civic Association says that owners of improved island property, and people who rent on Marco Island for at least one year, may be eligible to join its Beach Club at the Residents’ Beach (Marco Island Civic Association, Residents’ Beach). A seasonal tenant does not meet the one-year test, which is a detail for an owner who rents seasonally to tell tenants before they arrive.
San Marco Villas pet rules are set by the Declarations and the association’s rules, and we did not find them in a public document, so this page does not say whether pets are allowed, how many, or of what size. A buyer with a pet should ask for the pet article and any pet registration form before signing.
The pet rule in a Florida condominium is usually in the Declaration’s use restrictions, sometimes with board-adopted rules on registration, leashes, size and renters’ pets. Nearby communities differ widely: The Sands of Marco, a 1990 condominium of similar unit size on South Collier Boulevard, publishes a limit of one small dog or cat of no more than 15 pounds per owner and bars pets for renters in its 2026 owner FAQ (The Sands of Marco, FAQ 2026). That is The Sands of Marco’s rule, not San Marco Villas’, and it shows why the document for your unit is the only answer that counts.
A request to keep an assistance animal as a reasonable accommodation for a disability is handled under the federal Fair Housing Act and Florida law, not under a pet rule, and the U.S. Department of Housing and Urban Development publishes the federal guidance on how housing providers assess those requests (HUD, assistance animals). Any such request goes to the association in writing.
No age restriction appears in any public record we read for San Marco Villas, and nothing in the state register or the corporate record describes it as housing for older persons. Whether the Declarations contain an age restriction is answered in the documents themselves; the federal Housing for Older Persons Act exemption requires published policies and age verification that would appear there.
San Marco Villas’ buildings sit in FEMA’s shaded flood zone X on our overlay of the flood map and the county’s building footprints, while the internal drives and some lawn edges are mapped in zone AE with base flood elevations of 9 and 10 feet NAVD88, on FIRM panel 12021C0837J effective 2024-02-08. The community is in Collier County hurricane evacuation zone A.

Method: each address was geocoded with the U.S. Census Bureau geocoder and tested against the FEMA National Flood Hazard Layer on 2026-10-21, with ground elevation from the USGS 3D Elevation Program (FEMA Flood Map Service Center; FEMA National Flood Hazard Layer; USGS 3D Elevation Program). The Census geocoder places a point on the street centerline, not on the building, which is why five of the seven points, sitting in the drives, read AE.
We overlaid the FEMA flood zone polygons on Collier County’s 2025 building footprint layer and the two San Marco Villas common-element parcels (Collier County GIS open data). All 24 footprints on the parcels, 22 residential buildings and two small accessory structures, have their center in shaded zone X; 19 lie entirely in zone X, and 5 touch zone AE 9 along an edge, the largest by about 11 percent of its footprint. At the higher points tested, the ground sits at 8.7 to 9.5 feet NAVD88, close to or just above the 9-foot base flood elevation mapped around it; the one low reading, 3.9 feet at the Leland Way street point, is at the southern edge of the property. An overlay is a map reading, not a flood determination: the FEMA address search and each building’s Elevation Certificate decide the zone a lender and an insurer use.
A building in zone X is outside FEMA’s 1 percent annual chance special flood hazard area, so a federally backed lender does not require flood insurance on that basis, and FEMA notes that a flood zone affects both “your individual flood risk and your insurance rates” (FEMA FloodSmart, flood zones). Shaded zone X is still a mapped 0.2 percent annual chance flood area, and Marco Island’s storm history, below, shows surge reaching well inland. FEMA’s FloodSmart site states that “1 in 3 flood insurance claims come from low- and moderate-risk zones,” which is why we recommend every San Marco Villas owner price a flood policy, not just the buyers a lender requires to.
Collier County’s hurricane evacuation zone layer places San Marco Villas in zone A, the lowest-lettered of the County’s storm surge evacuation zones (Collier County Emergency Management). On Marco Island, evacuation zone and flood zone are different maps: a zone X building can still be in an evacuation zone because roads, bridges and surrounding ground flood.
Irma made its final U.S. landfall near Marco Island at 3:30 p.m. EDT as a category 3 hurricane; a spotter on the island measured a 936.9 millibar pressure and 97-knot sustained wind, and the Marco Island Police Department recorded a 113-knot gust. The USGS sensor at Tigertail Beach recorded a storm tide of 5.20 feet NAVD88, and the National Hurricane Center put inundation from Marco Island north to Fort Myers at 3 to 5 feet above ground (NHC Tropical Cyclone Report, Irma). A 5.20-foot storm tide sits below the 8.7 to 9.5 foot ground readings at most San Marco Villas points.
Ian made landfall at Cayo Costa, far north of Marco, but the National Hurricane Center put maximum inundation at 4 to 6 feet above ground from Marco Island through Everglades City, with a surveyed high water mark of 4.71 feet above ground (6.99 feet NAVD88) on Marco Island and a storm tide of 7.38 feet NAVD88 at the Marco Island USGS sensor (NHC Tropical Cyclone Report, Ian). The National Weather Service Miami summary lists Marco Island damage at $256 million in its Collier County table (NWS Miami, Hurricane Ian summary). A 7.38-foot storm tide is below the 8.7 to 9.5 foot ground readings at most San Marco Villas points, which is consistent with the higher-ground reputation of the middle of the island, but it is not a statement about any building’s history. We found no public record of Ian damage specific to San Marco Villas; ask the association for its post-Ian repair and insurance claim history, and the seller for the flood disclosure.
Hurricane Helene in September 2024 brought 2 to 4 feet of inundation above ground to areas including Marco Island, and Hurricane Milton in October 2024 brought 3 to 5 feet from Bonita Beach through Marco Island, per the National Hurricane Center (NHC report, Helene; NHC report, Milton). The City’s manager told NBC2 the island saw about 2 feet of surge in Milton under a mandatory evacuation notice (NBC2, 2024-10-11).
Street flooding after heavy rain is a different risk from storm surge. On 2024-06-13 the City manager described localized flooding of roads “when there’s a lot of rain and high tides” after about 10 inches of rain in a week (NBC2, 2024-06-13). The AE-mapped drives at San Marco Villas are the parts of the property that a heavy rain or a high tide reaches first. Sellers pricing a unit with any water history can start with a free valuation; buyers who want the flood records read with them can book a buyer consultation.
A San Marco Villas owner carries an HO-6 unit-owner policy for the inside of the unit and personal liability, while the association insures the buildings under its master policy and passes that cost through the condo fee. Flood is a separate peril from wind and from homeowners coverage, at the unit level and at the association level.
Florida’s insurer of last resort, Citizens Property Insurance, must require flood insurance on most personal residential policies, phased in by replacement cost, but the statute exempts “Policies that provide coverage under a condominium unit owners form,” so a Citizens HO-6 on a San Marco Villas unit does not trigger the requirement; a Citizens policy on a condominium association’s building does (Fla. Stat. 627.351).
FEMA’s FloodSmart site says premiums for most policyholders cannot rise more than 18 to 25 percent a year, adds an 18 percent Reserve Fund Assessment, a $25 or $250 HFIAA surcharge (primary residence or not) and a federal policy fee, and says a buyer “may be able to assume the prior owner’s current NFIP policy” (FEMA FloodSmart, premium costs). The NFIP’s rating looks at the building’s own characteristics, including first floor height and distance to flooding sources, so each building’s own elevation and distance to flooding sources matter to its premium.
The City of Marco Island participates in FEMA’s Community Rating System, which discounts NFIP premiums community-wide. FEMA’s CRS Eligible Communities list effective October 1, 2026 shows the City (Marco Island, City of, community number 120426) at Class 5 with a 25 percent discount in the special flood hazard area, effective 10/1/2023 (FEMA CRS Eligible Communities, October 1, 2026). FEMA publishes a new list each April and October, and your agent’s quote shows the discount applied to your policy.
Florida requires insurers to offer actuarially reasonable discounts for wind-resistant features such as roof strength, roof-to-wall connections and opening protection (Fla. Stat. 627.0629), documented on the state’s uniform mitigation verification form (Fla. Stat. 627.711; Rule 69O-170.0155). In a condominium most of those features belong to the building, so the credits show up mainly on the association’s master policy. The state’s My Safe Florida Home program is written for owner-occupied, homesteaded single-family homes, detached or attached up to three stories (Fla. Stat. 215.5586); whether a San Marco Villas condominium unit qualifies is the program’s decision, and its website lists a separate condominium pilot (My Safe Florida Home).
Since October 1, 2024, a Florida seller of residential property must give the buyer a flood disclosure at or before contract, and the 2025 amendment added whether the seller knows of flood damage during ownership, has filed a flood claim, or has received flood assistance (Fla. Stat. 689.302). A San Marco Villas seller completes it for the unit, and a buyer reads it next to the flood map above.
Florida’s milestone inspection law and its structural integrity reserve study (SIRS) requirement apply to condominium buildings of three habitable stories or more. City GIS records San Marco Villas as about 22 lettered buildings (A to V) of 2 floors and 20 feet, built 1985 (City of Marco Island GIS map service), and the City’s permit system shows no milestone inspection case on either association’s master parcel as of 2026-10-22 (City of Marco Island Civic Access permit and milestone records). On that record neither law reaches these buildings; the association’s attorney is the final word on its own obligations.
Florida Statute 553.899 requires a milestone inspection of every condominium building three habitable stories or more by December 31 of the year it turns 30, and every 10 years after; buildings that reached 30 before July 1, 2022 had until December 31, 2024. The section “does not apply to a single-family, two-family, three-family, or four-family dwelling with three or fewer habitable stories above ground” (Fla. Stat. 553.899). At two floors, San Marco Villas’ buildings sit below the statute’s three-story threshold, which is why no City milestone case exists for them.
A residential condominium association must have a SIRS at least every 10 years “for each building on the condominium property that is three habitable stories or higher in height,” covering the roof, structure, fireproofing, plumbing, electrical, waterproofing and painting, windows and exterior doors, and items over $25,000 (Fla. Stat. 718.112). Associations report SIRS completion to the state, and the Division publishes the submissions in two searchable databases (DBPR SIRS reporting).
Even without a SIRS, every Florida condominium budget must include reserve accounts for roof replacement, building painting and pavement resurfacing, “regardless of the amount,” plus any other item over $25,000; unit owners may vote, by a majority of the total voting interests, to fund less than the full reserve or none, but that waiver is not available for SIRS items in associations that must have a SIRS (Fla. Stat. 718.112). For a 1985 townhouse community with 22 buildings of roofs and an internal road network, the reserve schedule and whether owners have voted to waive reserves are the most useful pages in the budget.
The City’s building-wide permits since 2018 show the largest recent jobs: a tile-to-tile re-roof of every building and the pool house in 2024 (23 permits, Colonial Roofing, completed 2024-12-03 except one, ROOF-24-02600 at 40 to 50 Via Marco, which shows “Permit Expired”), with declared valuations summing to about $1.69 million; a mill and pave of the roads ($234,758, completed 2025); and replacement of the 125-amp main breakers in every building’s meter bank, completed June 2026. In 2019 helical piles were set under individual units to repair slabs. Values are declared permit valuations, not final costs, and no master-parcel permit since 2022 names Hurricane Ian or Milton (City of Marco Island Civic Access permit and milestone records). Ask the association how the 2024 roofs were paid for: from reserves or by special assessment.
Florida law entitles a resale buyer, at the seller’s expense, to the governing documents, the budget and financial statement, the milestone inspection summary if one applies, the most recent SIRS or a statement that none has been completed, and the frequently asked questions document, with 7 days, excluding weekends and legal holidays, to cancel after receiving them (Fla. Stat. 718.503). An owner can inspect the association’s official records, and the association must make them available within 10 working days of a written request (Fla. Stat. 718.111). Ask specifically for the number of habitable stories in each building, the current reserve schedule and any reserve waiver vote, any special assessment adopted or proposed, the roof ages, the master insurance declarations page and the last two years of board minutes.
San Marco Villas is served by Collier County Public Schools, and Tommie Barfield Elementary, the island’s district elementary school, is about 0.6 miles by road. The district’s attendance maps place Marco Island in the Manatee Middle and Lely High zones, and the island also has two charter schools, Marco Island Charter Middle and Marco Island Academy.
| School | Address | Type | Florida grade, 2025-26 | Drive from San Marco Villas |
|---|---|---|---|---|
| Tommie Barfield Elementary | 101 Kirkwood St, Marco Island | District | A | about 0.6 mi, 3 min |
| Marco Island Charter Middle | 1401 Trinidad Ave, Marco Island | Charter | A | about 0.7 mi, 3 min |
| Marco Island Academy | 2255 San Marco Rd, Marco Island | Charter high | A | about 2.6 mi, 7 min |
Addresses are from the Florida Department of Education school directory (FLDOE Collier directory); grades are from the Collier County Public Schools 2026 accountability brief (CCPS 2025-26 grades). Drive estimates are from a public routing engine at free-flow speed.
The district’s 2026-27 attendance boundary maps place Marco Island in the Manatee Middle School and Lely High School zones (CCPS attendance boundaries). That is a map reading at county scale; confirm the zone for a specific San Marco Villas address with the district’s interactive zoning tool (CCPS zoning tool). The two charter schools enroll by application, not by zone. For a family buyer, a three-minute drive to the island’s district elementary school is one of San Marco Villas’ clearest advantages over the Gulf-front towers.
San Marco Villas is inside the City of Marco Island, so building permits, flood rules, noise limits and code enforcement come from the City, not from Collier County. The City adopted its current flood damage prevention ordinance in 2024 alongside the FEMA map effective 2024-02-08.
A renovation that needs a permit goes through City of Marco Island Building Services. Under the City’s flood code a project costing 50 percent or more of a building’s market value, counted cumulatively over 12 months, is a substantial improvement that must meet current flood elevation rules (Marco Island Code of Ordinances; City of Marco Island floodplain documents). How the rule applies to a building mapped in zone X is a question for the City’s floodplain office; the 50 percent test is applied to the building, not the unit, which is why an association coordinates major work.
The City bans fertilizer from June 1 to September 30 and within 10 feet of water or a seawall, limits construction to 7:00 a.m. to 7:00 p.m. outside Sundays and holidays, and protects burrowing owl burrows with a 33-foot no-parking buffer during nesting season from February 15 to July 10 (City of Marco Island, burrowing owl notice).
Marco Island voters approved a $23 million general obligation bond on 2026-08-18 by 2,259 votes to 2,258, certified on 2026-08-26, to replace the Caxambas and Goldenrod bridges, repair three others and repave streets, with repayment over up to 20 years (WGCU, 2026-08-26). Any debt-service millage will appear on future tax bills of every San Marco Villas unit; the rate was not set as of 2026-10-07.
San Marco Villas sits in the island’s civic core: the City Racquet Center to the west, single-family streets of the original Deltona plats to the north and south, and the San Marco Road commercial and civic frontage nearby. The zoning of the San Marco Villas parcels and the neighbouring lots is shown on the City’s zoning map, and any rezoning or site plan on an adjacent parcel goes through the City’s Planning Board and City Council with public notice (City of Marco Island).
Daily life at San Marco Villas is unusually walkable for Marco Island: the Racquet Center, Mackle Park, City Hall, an urgent care center and the elementary school are within about half a mile by road, and two supermarkets are about two miles away on North Collier Boulevard. There is no hospital emergency department on Marco Island.
Mail delivery, trash and recycling collection points, guest parking and move-in procedures at San Marco Villas are set by the association and the management company; ask the manager for the move-in checklist and any vehicle registration form. The City of Marco Island provides water and sewer service on the island (City of Marco Island, water and sewer).
The nearest Gulf beaches are a short drive. The Marco Island Civic Association’s Residents’ Beach on South Collier Boulevard, about 1.5 miles by road, is open to Beach Club members, and owners of improved island property and renters of at least one year may be eligible to join (Marco Island Civic Association). South Marco Beach has 70 parking spaces with restroom access on South Collier Boulevard, about 2.3 miles away, and Tigertail Beach, about 3.2 miles away, has 226 regular and 6 accessible spaces; both charge a $10.00 parking fee at the master meter or require a beach parking permit, per the City (City of Marco Island beach access).
The nearest supermarkets are on North Collier Boulevard: Publix at Marco Town Center, 1089 North Collier Boulevard, about 1.9 miles, open 7:00 a.m. to 9:00 p.m. (Publix store 622), and Winn-Dixie at 625 North Collier Boulevard, about 2.4 miles, open 7:00 a.m. to 11:00 p.m. (Winn-Dixie Marco Island). Restaurants and shops along San Marco Road and Collier Boulevard are a few minutes away.
NCH runs an urgent care center at 40 South Heathwood Drive, about 0.4 miles by road, open 8:00 a.m. to 7:30 p.m. daily, with CT and X-ray (NCH Marco Island urgent care), and its directory lists no emergency department on Marco Island (NCH locations, Marco Island). The nearest hospital emergency department is Physicians Regional Medical Center on Collier Boulevard in Naples (Physicians Regional hospitals), an estimated 13.1 miles and 26 minutes from San Marco Villas at free-flow speed.
Estimated free-flow drive times from San Marco Villas, modeled on the public OSRM router: the Marco Island end of the Jolley Bridge about 2.5 miles and 6 minutes; Fifth Avenue South in Naples about 17.9 miles and 32 minutes; Southwest Florida International Airport (RSW) about 49.5 miles and 69 minutes. Marco Island Executive Airport, a Collier County general aviation field just off the island, has a 5,000-foot runway (Collier County, Marco Island Executive Airport). Peak-season times run longer. Collier Area Transit runs a Marco Island circulator (Collier Area Transit routes).
San Marco Villas and the Chalet of San Marco share a name and an island and almost nothing else: San Marco Villas is 148 townhouse-style units from 1985 in the middle of the island with a 12-month median sale of $320,000, while the Chalet is a 90-unit Gulf-front high rise from 1981 at 520 South Collier Boulevard whose 60-month median sale is $1,500,000.
Data updated: October 2026. Southwest Florida MLS pulled 2026-10-07; county roll data dated 2026-08-29. Each community’s figures use its own first window holding ten or more closings, named in the row.

| Milestone inspection and SIRS | Two-floor buildings; no City milestone case | High rise: the three-story threshold is met |
Fees are as entered by listing agents, not association budgets. The Chalet’s figures come from the same MLS pull, county files and FEMA query method as San Marco Villas’; see our forthcoming Chalet of San Marco guide for its full record. The Chalet’s own 12-month window holds only two sales ($1,800,000 and $2,825,000), so its 60-month figures lead.

Buyers who want San Marco Villas’ size at a beach-side address compare The Sands of Marco, 128 two-bedroom, two-bath units of 1,082 square feet built in 1990 at South Collier Boulevard and San Marco Road, across from the Residents’ Beach; its association publishes a 2026 assessment of $2,800 a quarter, two tennis courts and four pickleball courts (The Sands of Marco; The Sands of Marco, FAQ 2026). Buyers who want the same 1985 vintage at a lower price compare the Estuary of Marco, 75 low-rise units of 914 to 1,291 square feet at 2067 to 2165 San Marco Road, about 2.5 miles east (Collier County roll; DBPR). Buyers who want a large lower-priced complex with a marina compare Anglers Cove on the Marco River.

Sources: Southwest Florida MLS pulled 2026-10-07; Collier County roll data dated 2026-08-29; FEMA NFHL points tested 2026-10-07 (siblings) and 2026-10-21 (San Marco Villas). Each column uses its own first window with ten or more closings, so the windows differ and the medians are not a same-period comparison; the yardstick is price per square foot within each community’s own recent record. Stevens Landing, 72 units at 100 to 300 Stevens Landing Drive, appears in the table because it is a close match on size and vintage.

The whole island is mapped in our Marco Island guide, and our Naples versus Marco Island comparison covers the mainland alternative.
San Marco Villas’ strengths are price, space per dollar, a central walkable location and building footprints mapped outside the 1 percent flood zone; its weaknesses are a condo fee that has risen about 70 percent since 2022, falling prices since 2024, slower sales in 2026, no water or view, and governing documents that are not public.
If you’re searching for a San Marco Villas listing agent, or thinking, ‘I need someone to sell my San Marco Villas home…’, McGreevy and Comisar are the team to call. San Marco Villas recorded 13 closings in the 12 months to 2026-10-07 at a median of $320,000, the median one closed at 94.1 percent of its final asking price, and no unit was listed on 2026-10-07.
In the last 12 months we tracked 13 San Marco Villas resales on the Southwest Florida MLS: $4,270,650 in total volume, a median sale of $320,000, a median of 81 days on market and a median sale-to-final-list ratio of 94.1 percent. None of the 13 was entered after closing.
Selling here is a pricing exercise against a short, uniform record. Every unit is one of four floor plans from 1985, so a buyer and the buyer’s appraiser can compare your unit with recent sales of the same plan in minutes, and the 13 closings of the last year are the comparables they will use. Three San Marco Villas specifics shape a sale. First, no other unit was listed on 2026-10-07, so a well-presented listing gets the attention of every buyer watching the community. Second, the fee is the first objection, so have the current budget and a clear explanation of the increase ready. Third, buyers will ask about the flood zone, the story count and reserves, so order the estoppel early through Resort Management and have the association’s documents in hand before the first showing.
Start with our free online valuation at mcgreevyandcomisar.com/home-valuation, and we will build your number from the San Marco Villas sales of your floor plan, not the community median. The median San Marco Villas sale in the 12 months to 2026-10-07 took 81 days on the market, with a range from 9 days to 199 days (Southwest Florida MLS). Six of the 13 sales closed within 63 days; the other seven took 81 to 199 days.
Rarely. The median San Marco Villas sale closed at 94.1 percent of its final list price in the 12 months to 2026-10-07, and only one of 13 sold at its full final asking price (Southwest Florida MLS).
In Collier County the buyer customarily pays for the owner’s title insurance policy and chooses the closing agent, and the seller customarily pays the documentary stamp tax on the deed; the signed contract controls on every sale.
Florida law requires the seller to provide the declaration, articles, bylaws and rules, the annual budget and financial statement, the milestone inspection summary if applicable, the latest structural integrity reserve study or a statement that none exists, and the frequently asked questions document (Fla. Stat. 718.503).
Only selectively. In the last 12 months, two units of the same 1,112 square foot plan sold $79,000 apart ($275,000 and $354,000), which shows buyers pay for condition, but most work beyond paint and finishes needs association approval and many projects need a City permit, which takes time a seller may not have.
The record shows two forces pulling in opposite directions: prices are lower than in 2024 and sales are slower, but no competing unit was listed on 2026-10-07. A seller who prices from the 2026 closings, not from 2023 or 2024, is selling into a market with no direct competition.

The questions below come from the search terms people use for San Marco Villas and Marco Island condominiums, rewritten as plain questions. Every answer comes from the records cited on this page.
San Marco Villas is a 148-unit condominium of two- and three-bedroom townhouse-style units built in 1985 off San Marco Road in central Marco Island, Florida, recorded as two condominiums, San Marco Villas I (54 units) and San Marco Villas II (94 units), under one association.
San Marco Villas is in the middle of Marco Island, recorded by the state at Balfour and San Marco Road, in ZIP 34145 inside the City of Marco Island and Collier County, next door to the City Racquet Center at San Marco Road and Heathwood Drive.
In the 12 months to 2026-10-07, 13 San Marco Villas units sold on the Southwest Florida MLS at a median of $320,000, from $275,000 to $402,000, about $302 per square foot at the median.
Listing agents entered annual condo fees of $10,000 to $10,440 on all 13 sales of the 12 months to 2026-10-07. These are listing entries, not the association’s budget, which the buyer receives in the resale documents.
The entered fee rose from $6,000 a year on every 2022 sale to $10,000 to $10,440 in 2025 and 2026. The association’s budget, which is not public, is the only document that explains the increase; insurance and reserve funding are common drivers across Southwest Florida condominiums.
Units have 1,006, 1,046, 1,091 or 1,112 heated square feet on the Collier County roll. The 1,046 and 1,112 square foot plans are two-bedroom units, and the 1,091 square foot plan is the three-bedroom unit.
Listing agents labeled 22 of the 41 sales of the last 60 months “Townhouse,” 17 “Low Rise (1-3)” and 2 “Villa Attached,” and most two-bedroom units are entered with a half bath, consistent with a two-level townhouse layout. Legally every unit is a condominium unit.
Every one of the 148 units carries a 1985 year built on the Collier County roll, and the state registered the two condominiums on 1985-02-05 and 1985-05-24. A 1985 London newspaper report named the Deltona Corporation as the builder.
San Marco Villas has 148 units: 54 in San Marco Villas I and 94 in San Marco Villas II. The Collier County roll and the state condominium register agree on both counts.
No. San Marco Villas is an inland community in the middle of Marco Island with no water frontage or boat docks of its own. The nearest Gulf beach access, the Residents’ Beach, is about 1.5 miles by road.
On our overlay of the FEMA flood map and Collier County’s 2025 building footprints, every San Marco Villas building has its center in shaded zone X, while the internal drives and some lawn edges are in zone AE with base flood elevations of 9 and 10 feet NAVD88 (panel 12021C0837J, effective 2024-02-08).
A federally backed lender requires flood insurance for a building in FEMA’s 1 percent annual chance flood zone, and San Marco Villas’ buildings map in shaded zone X, outside it. FEMA says 1 in 3 flood insurance claims come from low- and moderate-risk zones, so we recommend pricing a policy either way.
Yes. Collier County’s evacuation zone layer places San Marco Villas in zone A, like the rest of Marco Island, so owners follow zone A evacuation orders regardless of the flood zone.
We found no public record of Hurricane Ian damage specific to San Marco Villas. The National Hurricane Center measured a storm tide of 7.38 feet NAVD88 at the Marco Island USGS sensor, below the 8.7 to 9.5 foot ground readings at most San Marco Villas points; ask the association and the seller for their records.
We did not find the San Marco Villas pet rule in a public document. It is in the Declaration and the association’s rules, which a buyer receives in the resale package; ask for the pet article before you sign if you have a pet.
Leasing is governed by the San Marco Villas Declarations and rules, which set any minimum term, lease count and approval process. The City of Marco Island has no enforceable vacation rental registration program, and Florida law limits local rental rules but not association rules.
No age restriction appears in any public record we read for San Marco Villas. Whether the Declarations contain one is answered in the documents themselves.
The federal NAIP aerial shows a swimming pool near the center of the property. Pool rules, hours and guest policies are set by the association and appear in its rules.
The City of Marco Island Racquet Center, next door, has five Har-Tru tennis courts and eight lighted pickleball courts plus a stadium court, run by the City with its own memberships. We did not find courts listed as a San Marco Villas amenity.
Collier County Public Schools: Tommie Barfield Elementary is about 0.6 miles by road, and the district’s maps place Marco Island in the Manatee Middle and Lely High zones. Marco Island Charter Middle and Marco Island Academy are charter options.
Resort Management, a Southwest Florida association management company in Naples, is the association’s registered agent and address of record on the state corporate record, document N07147.
Both laws apply to buildings of three habitable stories or more. City GIS records San Marco Villas’ buildings at 2 floors, and the City shows no milestone case on either master parcel, so on the public record neither law applies; confirm with the association.
Lender approval of a condominium depends on the lender’s review of the association’s budget, reserves, insurance and owner-occupancy, so ask your lender early and give it the association’s questionnaire contact at Resort Management.
These are the questions San Marco Villas owners ask us most about selling, answered from the sales record, Florida statute and Collier County practice. Every figure is from the Southwest Florida MLS pulled 2026-10-07 or the records named in the answer.
Your unit’s value starts with the 13 San Marco Villas sales of the 12 months to 2026-10-07, a median of $320,000, and narrows to the sales of your floor plan: a $312,825 median on six 1,046 square foot sales and a $334,500 median on six 1,112 square foot sales. Condition and timing set the rest.
Thirteen units sold from $275,000 to $402,000 in the 12 months to 2026-10-07, at a median of $320,000 and about $302 per square foot (Southwest Florida MLS).
The median sale took 81 days on market in the 12 months to 2026-10-07, with a range of 9 to 199 days; in 2026 alone the median was 107.5 days, against 5 days in 2022.
Plan on negotiating. The median sale closed at 94.1 percent of its final list price, and only one of 13 sold at its full final asking price in the 12 months to 2026-10-07.
None. The Southwest Florida MLS showed no active or pending San Marco Villas listings on 2026-10-07.
Yes, in most cases. With no other San Marco Villas unit listed, buyers watching the community see only yours, and your price is measured against closed sales rather than against a neighbour’s asking price.
The record shows sales in every part of the year: of the 13 closings of the last 12 months, four closed between December and March and six between April and July.
Yes. The three-bedroom 1,091 square foot plan produced the highest sale of the last 12 months, $402,000, and its two MLS sales in 60 months were $425,000 and $402,000.
It shapes it. At $10,000 to $10,440 a year, the entered fee is about 3.1 to 3.3 percent of the $320,000 median, and buyers weigh it against the price; a listing that explains the fee with the current budget answers the first objection.
Give them the current budget and the estoppel figures, which state the regular assessment, and let the documents explain the increase. The entered fee rose from $6,000 in 2022 to $10,000 to $10,440 in 2025 and 2026.
Yes. The estoppel certificate states any assessment owed, and Florida’s resale disclosure documents include the budget and financial statement. Two 2025 MLS entries show a total recurring figure $5,600 above the condo fee, which buyers will ask about.
The statute caps the estoppel fee at $250 when nothing is delinquent, plus $100 for delivery within three business days; who pays is set by the contract, so read that line before you sign.
Customarily the documentary stamp tax on the deed at 70 cents per $100, which is $2,240 on a $320,000 sale, the estoppel fee, any balance owed to the association, and the listing commission agreed in the listing contract.
In Collier County the buyer customarily pays for the owner’s title policy and chooses the closing agent, the reverse of Lee County; the signed contract controls on every sale.
Florida requires a seller of residential property to give the statutory flood disclosure at or before contract, stating whether the seller knows of flood damage during ownership, has filed a flood claim or has received flood assistance (Fla. Stat. 689.302).
Yes, when it is explained. Our overlay puts every San Marco Villas building’s center in shaded zone X, outside FEMA’s 1 percent flood zone, which matters to buyers comparing with zone AE condominiums; give buyers the FEMA panel and any Elevation Certificate you have.
The declaration, articles, bylaws and rules, the annual budget and financial statement, the frequently asked questions document, the milestone summary if one applies and the latest SIRS or a statement that none exists (Fla. Stat. 718.503).
From the association through Resort Management, the association’s registered agent and address of record; Florida also requires an association managing a condominium of 25 or more units to post its key official records on a website or app.
Yes. Florida gives a resale condominium buyer 7 days, excluding weekends and legal holidays, after receiving the required documents to cancel the contract (Fla. Stat. 718.503), so deliver them early.
That depends on the San Marco Villas Declarations, which may require an application or approval for sales or leases. Ask the manager for the current procedure and timeline when you list.
A tenant limits showings and narrows the buyer pool to investors unless the lease ends before closing. Check the lease end date and the association’s leasing rules before you list.
Yes, and the answer is short: City GIS records two-floor buildings and the City shows no milestone case, so neither law applies on the public record. Have the association’s confirmation and its reserve schedule ready.
Fix what an inspector will flag, such as leaks, damaged fixtures, air conditioning service and smoke detectors, and paint where it is tired. Larger work needs association approval and often a City permit, which takes time.
Condition is the biggest price driver here: two units of the same 1,112 square foot plan sold $79,000 apart in the last 12 months. A seller should weigh the cost of work against the asking price it supports.
Seasonal buyers sometimes prefer a furnished unit, but furniture rarely adds to an appraised value. List the furnishings that convey in the contract so the buyer, the lender and the title agent see them.
Start from the 2026 closings of your floor plan, adjust for condition and the current fee, and price within the range those sales support; the slowest sale of the last 12 months took 199 days and closed at 79.2 percent of its final asking price.
No. An appraisal is ordered by the buyer’s lender; a comparative market analysis from your listing agent, built on the San Marco Villas sales of your plan, sets the list price. Get a free valuation to start.
Many San Marco Villas owners are seasonal. A listing agent can manage showings and vendors, the title agent can arrange a mail-away closing, and documents can be signed remotely where the title agent allows it.
The homestead exemption ends with the sale, and the buyer’s taxable value resets the following year. If you buy another Florida homestead, portability under Fla. Stat. 193.155 may let you carry part of your Save Our Homes benefit.
Possibly. A primary residence may qualify for the federal exclusion on part of the gain, and a second home or rental does not; ask your tax adviser before you list.
