A word on the name, because search engines blur it. This page covers Pinecrest I, II, III and IV at Stoneybrook in Estero, Lee County, Florida 33928. It is not "Village of Stoneybrook" and it is not Stoneybrook at Gateway, which are Fort Myers communities in ZIP 33913, even though some Southwest Florida MLS closings here carry a "Village of Stoneybrook" label by mistake. Living in Pinecrest at Stoneybrook means a two-bedroom, two-bath condominium flat in a low-rise building on Lancaster Run, an association that maintains the building exterior, and a place inside a gated golf community where pools, tennis, pickleball, a fitness center and a library are part of the master assessment, with no mandatory golf.
Pinecrest at Stoneybrook is the condominium neighborhood of Stoneybrook, and the only one that sits under Chapter 718 instead of the homeowners' association statute. The Lee County 2026 tax roll carries 208 residential parcels, all coded as condominium use, in four recorded condominium phases named Pinecrest I, II, III and IV at Stoneybrook. Every parcel on the roll is a two-bedroom flat, built between 2000 and 2003, with a median year built of 2002.
Pinecrest is four condominium associations under one master association and one gate. Each of the four is a separate Florida not-for-profit corporation with its own document number, its own board and, in 2026, one of three management companies. That separation is why two flats a few hundred feet apart can carry different monthly costs and follow different approval steps, and it is why this guide treats "Pinecrest" as a neighborhood of four legal buildings groups, not one association.
The public record supports three uses of the property: a seasonal lock-and-leave base, a gated golf-community address at a condo price, and a leased unit, since the master association approves leases. We read these from the price, size and fee structure of the flats, and we describe the property, not the people who own or rent it.
Pinecrest has its own satellite pool, the Lancaster pool, open dawn to dusk. The main pool and spa, the fitness center, the library and the Community Center sit a short drive or walk away at the master address on Stoneybrook Golf Drive. The Community Center office is open Monday through Friday, 9:00 a.m. to 5:00 p.m., with a lunch closure from noon to 1:00 p.m. The fitness center is open around the clock, and the library runs from 5:00 a.m. to midnight.
Five things buyers sometimes assume. No golf frontage promised: the golf course belongs to the community development district and is not a common area, so we do not claim a fairway or lake view for any flat without an address in hand. No garage on the record: the county roll and MLS do not say how parking is assigned, and we do not guess. No new construction: the last Pinecrest building was finished in 2003 and every sale is a resale. No public dues sheet for the four associations: only the master assessment and the district assessment are published. No 55-plus restriction: Stoneybrook is all-ages.

MLS figures use MLS living area; county figures are DOR-qualified recorded sales and are never mixed with MLS square-foot figures. Medians use the mean of the middle pair when n is even, and sales entered after closing (SDE) are listed but excluded from medians. Sold-to-list means sold price over final list price.
The Southwest Florida MLS subdivision field does not split Pinecrest from Stoneybrook Villas or the single-family homes, and some closings carry a "Village of Stoneybrook" or "Villages of Stoneybrook" label that belongs to a different, Fort Myers community. So we assigned each closing to Pinecrest by matching its price and date, within 45 days, to a recorded county sale on a Pinecrest parcel. That produced 59 Pinecrest closings in 60 months, 58 marketed through the MLS and one entered after closing. Four closings after the county file ends on July 29, 2026 cannot be placed by this method and are left out, so the newest weeks are undercounted, and we never quote a neighborhood count of active listings for the same reason.

One further transaction, in March 2026, was entered in the MLS after closing at $285,000 for a 1,200 square foot two-bedroom flat. It was not marketed through the MLS, has no days on market, and is excluded from every median on this page.
In the last 12 months we tracked 12 closings, from $225,000 to $325,000. Six carried the MLS "2 Bed" label and closed at a median of $265,000 (n = 6, even, both middle sales at $265,000); six carried "2+Den" and closed at a median of $280,000 (n = 6, even, the mean of $270,000 and $290,000). Twelve is a modest sample, so the median of $268,750 is a description of twelve sales, not a forecast.
The 36-month median ($290,000, n = 31) and 60-month median ($295,000, n = 58) sit above the 12-month figure because the older sales in those windows closed in the 2022 and 2023 peak, when flats closed between $274,500 and $369,900. The 60-month window also has the fastest median days on market, 13, because in 2022 and early 2023 flats sold within days. Read the longer windows as history, and the 12-month and 24-month figures as today.
The MLS carries two bed labels for Pinecrest, "2 Bed" and "2+Den". Every one of the 208 parcels on the county roll is a two-bedroom, so the den label is a marketing description, not a third bedroom, and we do not treat it as one. What the sales show is that 2+Den flats, all nine recorded at 1,306 square feet of MLS living area, have priced higher: over 24 months the 15 "2 Bed" sales had a median of $275,000 (n = 15) and the nine "2+Den" sales a median of $290,000 (n = 9, a small sample). The MLS living-area figures, 1,061 to 1,306 square feet, run larger than the county roll's heated areas, 1,080 to 1,225, and the two measurements have not been reconciled, so we never mix them.
Every year below counts MLS-marketed closings only; the 2021 row covers November and December, and the 2024 row is a small sample.

The pattern is a peak in 2023, a slide through 2024 and 2025, and a 2026 that has closed at the lowest median of the run. Sold-to-list ratios show the same turn: in 2022 the median flat closed at list in 2.5 days, and in 2024 the median ratio was 94.4% after 46 days.
The county's qualified recorded sales cover more years than the MLS, and they include sales never marketed through the MLS. This is the long view. County figures are recorded deed prices flagged as qualified arm's-length sales; they are never compared with MLS square-foot figures.

Since September 29, 2025 the county file shows 13 qualified sales at a median of $270,000, and 269 qualified sales in all on file for Pinecrest. From 2021's $220,500 to 2023's $337,500 is a 53 percent rise, and from $337,500 to 2026's $270,000 is a 20 percent fall. In 2021 alone, 26 flats changed hands, the busiest year on file. Small counts move medians, so we describe the direction and not a precise rate.
The four phases price differently, and the county's parcel file lets us split them. From 2021 to July 2026, Phase I (buildings 1 to 4) had 18 qualified sales at a median of $275,000, Phase II 25 at $278,500, Phase III 16 at $273,500 (n = 16, even, the mean of $272,000 and $275,000), and Phase IV 26 at $292,500 (n = 26, even, the mean of $290,000 and $295,000). Since January 1, 2025 the counts are small: Phase I 6 at $272,500, Phase II 7 at $280,000, Phase III 6 at $273,500 and Phase IV 4 at $280,000. Phase IV holds the highest long-run median, but with four sales since 2025 we treat that as a hint and not a rule.
Unit numbers on the county roll follow a building, floor and unit pattern, and we infer two floors from it; we have not read a plan to confirm. On that inference, county qualified sales from 2023 on show 32 ground-floor flats at a $312,500 median (n = 32, even, the mean of $305,000 and $320,000) and 15 upper-floor flats at $290,000. Since 2025 the gap narrows: 17 ground-floor sales at $275,000 and 6 upper-floor sales at $270,000 (n = 6, even, the mean of $265,000 and $275,000). The 2023 gap may reflect the peak more than the floor, and both small samples deserve caution.
This is a public-record history, not one of ours. One two-bedroom flat with 1,080 heated square feet on the county roll sold in July 2021 at $225,000, again in February 2023 at $325,000, and again in April 2026 at $272,000. Four facts stand out. The 2023 price was 44 percent above the 2021 price. The 2026 price was 16 percent below the 2023 price. The 2026 price is still 21 percent above 2021. And a seller who bought at the 2023 peak would have closed 2026 about $53,000 below their purchase price before costs, while one who bought in 2021 would have closed about $47,000 above it. Fourteen units on the roll have resold two or more times since 2021, so this is not rare.
For the buyer of that April 2026 flat, the price does not show the carry: a master assessment of $1,760 a year at the $440 quarterly condominium rate in the association's 2022 FAQ, a district assessment of about $1,429.58, and the sub-association's own dues, which are not published. Together the two published charges are about $3,190 a year, roughly 1.2 percent of a $268,750 price, before sub-association dues, tax and insurance (our arithmetic on the 2022 master FAQ and the FY2026 district budget).

Pinecrest at Stoneybrook began as four Florida not-for-profit corporations, the first filed on March 22, 1999 and the other three on May 26, 2000, and it was built out between 2000 and 2003 according to the Lee County tax roll, with a median year built of 2002 across its 208 parcels, as the condominium phase of a golf community whose district was established in 1998.
Stoneybrook's community development district, which owns the roads, drainage, irrigation and the golf course, describes itself as established on August 10, 1998 under Lee County Ordinance 98-15. Its own account of the plan lists 1,119 units: 162 single-family homes on 75-foot lots, 178 on 60-foot lots, 397 on 50-foot lots, 208 two-story units and 174 six-plex units. Those last two lines are Pinecrest and Stoneybrook Villas, and the 208 matches the county roll exactly. Pinecrest was therefore part of the plan from the start, not an add-on.
The Florida Division of Corporations lists Pinecrest I at Stoneybrook Association, Inc. (document N99000001867) as filed March 22, 1999, and Pinecrest II (N00000003631), Pinecrest III (N00000003645) and Pinecrest IV (N00000003646) as filed May 26, 2000. All four are active and all four have filed a 2026 annual report. The register shows no name changes or amendments for any of the four, so we do not offer a history for them.
The state's Division of Condominiums extract records the four declarations as approved and recorded on these dates: Pinecrest I on April 27, 2000 with 48 units, Pinecrest II on July 13, 2001 with 52, Pinecrest IV on May 9, 2002 with 56, and Pinecrest III on March 27, 2003 with 52. The order is not numerical: Phase IV was recorded before Phase III. The unit counts sum to 208, the roll's parcel count.
The county roll's year-built field runs from 2000 to 2003 with a median of 2002: 36 parcels built in 2000, 48 in 2001, 72 in 2002 and 52 in 2003. By phase, Pinecrest I is 2000 to 2001, Pinecrest II is 2001 to 2002, Pinecrest IV is 2002 and Pinecrest III is 2003. Every Pinecrest flat is therefore between 23 and 26 years old in 2026, and older than any recent condominium construction in Estero.
The roll groups the parcels into 16 buildings on Lancaster Run. Twelve buildings hold 12 units each and four hold 16 (144 plus 64 is 208). Buildings 1 to 4 are Pinecrest I with 48 units, buildings 5 to 8 are Pinecrest II with 52, buildings 9 to 12 are Pinecrest III with 52 and buildings 13 to 16 are Pinecrest IV with 56. That is our reading of the roll's building and unit numbering, matched to the state's unit counts, and it agrees at every phase.
Above the four corporations sits the master association, Stoneybrook, A Golf Course Community of Estero, Inc., managed by Alliant Property Management, which runs the gate, the Community Center, the pools and courts, and the community's rules. Its 2026 sales and lease applications tell Pinecrest buyers to file the master application online and then a second application with the manager of their phase.
Pinecrest at Stoneybrook has 208 residences on the county roll, four separate associations under one master assessment, and a 12-month median of $268,750 across 12 MLS closings. A Pinecrest at Stoneybrook condo is a two-bedroom flat of 1,080 to 1,225 heated square feet on the Lee County roll, marketed in the MLS at 1,061 to 1,306 square feet, in a low-rise building built between 2000 and 2003. The county records every one of the 208 parcels as condominium use, and the two bedrooms are on every parcel.
The roll shows six heated sizes: 1,080 square feet on 48 parcels, 1,134 on 36, 1,172 on 44, 1,200 on 52, 1,218 on 12 and 1,225 on 16, with a median of 1,172. The MLS shows a different set of living-area figures: 1,061, 1,134, 1,160, 1,212 and 1,306 square feet across the 24 closings in 24 months. The two do not line up one for one, and we have no association plan sheet, so we do not name floor plans or claim a layout. The roll's street for the project is Lancaster Run.
The MLS sometimes labels a flat "2+Den," and 9 of the 24 closings in 24 months carried that label, all nine at 1,306 square feet. The roll shows two bedrooms on every Pinecrest parcel, so the den is a room use described by the listing, not a third bedroom, and a buyer needing a third bedroom should look at Stoneybrook Villas, where six parcels are three-bedroom.
The number of stories and how parking is assigned are set by the recorded declarations and the sub-associations' rules, not by the county roll or the MLS. The county's own account calls the 208 units two-story, and the roll's unit numbering points to two floors, but neither is a plan sheet. That matters for two reasons. A building of three or more habitable stories falls under Florida's milestone inspection and reserve study rules, and parking practice affects how a flat shows. The master rules say cars park in a driveway or a garage on a home's own property and on streets only with a permit; how that applies to a condominium building is a question for the sub-association.
Year built is the county's only condition proxy, and it is a blunt one. A 2000 to 2003 flat has roofs, air-conditioning equipment, water heaters and windows now in the middle of their service lives unless replaced. The county's permit records and each sub-association's records show what has been replaced; the sub-association carries the building exterior and roof, so a buyer should ask which have been done and when.
Some older summaries describe Pinecrest as starting at 1,160 square feet and as 174 units in 29 buildings. The 1,160 figure is one MLS living-area figure, not the smallest flat; the roll's smallest heated area is 1,080. And 174 is the count of Stoneybrook Villas, not Pinecrest. The county roll's 208 units in 16 buildings, matched to the state register's four unit counts, is the count this page uses.

A Pinecrest at Stoneybrook condo comes with access to Stoneybrook's master amenities: a main pool and spa at the Community Center, two satellite pools including the Lancaster pool, a 24-hour fitness center, lighted tennis, pickleball, bocce, basketball, volleyball, playground and ball fields, and a library, all through the master assessment, with a public golf course that no owner has to pay for.
The Community Center is at 11800 Stoneybrook Golf Drive. The master rules list its offices as open Monday through Friday, 9:00 a.m. to 5:00 p.m., with a lunch closure from noon to 1:00 p.m., the main pool and spa from dawn to 10:00 p.m., the fitness center 24 hours a day, and the library from 5:00 a.m. to midnight. Recreation areas, meaning the courts, playground and ball fields, run from dawn to 10:00 p.m.
There is a main pool and spa at the Community Center and two satellite pools, which the rules call the Portrush and Lancaster pools, open from dawn to dusk. Lancaster Run is the Pinecrest street, so we read the Lancaster pool as the satellite pool nearest this neighborhood. Pool and fitness access needs a key fob, which the Community Center issues for $10 after a sale or lease is approved. Smoking and vaping in pool areas carry a mandatory $100 fine under the rules.
The association's amenities page lists baseball, basketball, bocce, volleyball, pickleball, tennis and soccer facilities, a playground, a gym, a pool and a spa. The rules add a fishing pier on community water, walking and biking paths, and a pedestrian gate to Pinewoods Elementary that is reserved for residents. Golf carts may travel on roads and parking lots but not on sidewalks or paths, with one stated exception between Braxfield Run and the pickleball parking lot.
The 18-hole course is owned by the community development district and opens to the public, so an owner of a Pinecrest flat who never plays pays no mandatory golf fee, a difference from bundled golf communities in Estero. The master rules state that the golf course is district property and that trespassing is reportable, so an owner has no right to walk the fairways. Tee times, passes and rates are the golf club's to publish, and we publish none of them here.
The master assessment does not include the sub-association's dues, the district assessment on the tax bill, any golf, or the one-time fees paid at a sale or lease. Our Stoneybrook guide describes cable and internet as bundled into the master assessment; we found that only in listing descriptions, not in a primary document, so a buyer should confirm it in the sub-association's budget.
Pinecrest at Stoneybrook owners pay three layers: the master association's assessment, listed in its January 2022 FAQ as $440 a quarter for condominiums and villas ($1,760 a year), the Stoneybrook community development district's FY2026 assessment of $1,429.58 a year on the property tax bill, and the sub-association's own dues, which none of the four associations publishes.
The master association's FAQ, dated January 2022 and still posted on its site, says assessments are due quarterly on the first of January, April, July and October, at $450 for single-family homes and $440 for condominiums and villas, with a $2,000 capital contribution paid by the buyer at closing. That is the newest published schedule we found, and it is more than four years old, so a buyer should confirm the current figure in the estoppel. The association's 2026 documents do not restate it.
The FY2026 district budget lists the same $1,429.58 total for the "2 ST" (two-story) and "6plex" categories as for single-family lots of 50, 60 and 75 feet: $635.85 of debt service, $676.55 of operations and maintenance, and $117.18 of irrigation. It appears on the county tax bill as a non-ad-valorem assessment, not on an association invoice. The district's Series 2022-1 bonds mature on May 1, 2052, per its budget, so the debt-service line is a long-run cost, not a temporary one.
Not public. Each of the four associations sets its own budget, and the fee normally covers building insurance, roof and exterior upkeep, grounds and reserves. The sub-association's estoppel, which Florida caps at $299 for a current-account certificate, is the document that states the actual figure, any special assessment and any amount owed on the unit. Until you hold that estoppel, treat any all-in monthly carry as an estimate.
In a Florida condominium, the fee usually pays for the master building policy, roof and paint cycles, common-area lighting and grounds, and a reserve contribution. We do not know which items each Pinecrest association includes, and the four may differ. Ask each for its current budget, its reserve schedule and any pending special assessment.
Our Stoneybrook guide and several listing descriptions say Xfinity cable and internet come with the master assessment. We could not confirm that in a primary document, and whether a Pinecrest sub-association bundles anything on top is unknown. Ask for the current service agreement before you count on a bill you would not otherwise pay.
At the 12-month median of $268,750, the master assessment alone is about 0.65 percent of the price a year and the district assessment is about 0.53 percent, together $3,189.58 or about 1.19 percent, roughly $265.80 a month, before the sub-association's dues, property tax and insurance. That arithmetic is ours, from the 2022 master FAQ and the FY2026 district budget, and the sub-association fee is the number that could move it most.

Pinecrest at Stoneybrook buyers pay layered costs: the master assessment, the sub-association dues, the district assessment, a $2,000 capital contribution at closing, gate decals and key fobs, Lee County property tax and insurance, and sellers pay their own closing costs. The master and district charges are published; the sub-association charges are not.
The master association's documents list a $440 quarterly assessment for condominiums, a $2,000 capital contribution paid by the buyer at closing, a $15 vehicle gate decal and a $10 key fob for the pool and fitness center, and a non-refundable transfer fee on leases whose amount the documents we read do not state. Its resale capital fee is waived for intra-Stoneybrook moves of a primary residence occupied for at least 18 months, once every three years.
Not public. The estoppel from the manager of your phase is the document that states the current dues, any special assessment, any capital contribution the sub-association itself charges at sale, and any amount owed on the unit. The 2026 master application names the managers as Alliant for Pinecrest I, Tropical Isles Management for Pinecrest II and III, and Precedent Hospitality and Property Management for Pinecrest IV.
The $1,429.58 district assessment is collected with property tax once a year. We confirm the line on a specific parcel's tax record before closing, because buyers should see it on the bill and not take it from us.
Beyond the price and any lender costs, the master association's sales application calls for an online application at least 20 days before closing, a second application to the sub-association, and, after approval, the gate decal and key fob. Plan on the $2,000 capital contribution unless you are an existing Stoneybrook resident moving within the community. Buyers also pay their own title, recording and lender charges.
In Lee County the seller customarily pays for the owner's title policy and the documentary stamp tax on the deed, and the contract controls. At a $268,750 price, the stamp tax at $0.70 per $100 is about $1,881.60 (2,688 units at $0.70, rounding up per the statute), and the promulgated owner's title premium at $5.75 per $1,000 to $100,000 and $5.00 per $1,000 above is about $1,418.75. Both are estimates from Florida's published rates, and a seller also pays the estoppel fee, which is capped at $299 for a current-account certificate.
Lee County property tax is billed on the county's assessed value, and we do not quote a bill for Pinecrest because it depends on the assessed value, exemptions and millage for the year. A buyer's first bill can differ from the seller's when the assessment and exemptions reset. Insurance for the unit is an HO-6 policy on the contents, interior and loss assessment, while the sub-association's master policy covers the structure.
At a $268,750 price, cash at closing beyond the price and any lender costs includes the $2,000 capital contribution, the decal and fobs, and any sub-association charge, then about $3,190 a year to the master association and the district plus the sub-association dues. We do not add these into one figure because the sub-association dues are unpublished.
Four recorded declarations of condominium govern Pinecrest at Stoneybrook, together with each association's articles, bylaws and rules, and the master association has its own declaration of covenants, bylaws, architectural guidelines and residents' guide. The master documents are posted on the association's website; the four declarations are recorded with the Lee County Clerk and available through each sub-association's manager.
The state register records the declarations as recorded on April 27, 2000 (I), July 13, 2001 (II), May 9, 2002 (IV) and March 27, 2003 (III). They are recorded instruments in the Lee County Clerk's official records. We have not read them page by page and do not paraphrase their clauses; we tell buyers to request each one and read the use restrictions, the leasing rules and the amendment history.
The master association posts its Declaration of Covenants, Conditions and Restrictions (November 2020 copy), its bylaws and its architectural guidelines (January 2024) as PDFs. Those files are largely scanned images, and we could not extract their text, so we have not read them. We rely instead on the association's residents' guide, revised June 2026, and its January 2022 FAQ, and we ask buyers to read the recorded declaration itself.
The guide says each living unit is used as a single-family residence, that everyone over 18 who will own or live in the community needs approval, and that an occupant who stays more than 30 continuous days, or cumulatively over six months, stops being a guest and needs approval, with a fine of up to $100 a day for a violation. It also sets facility hours, pet, parking, flag, sign and shutter rules that we describe in the sections that follow.
All exterior changes need approval from the Stoneybrook Architectural Review Committee before work begins, including screen enclosures, exterior paint and hurricane shutters, and approval does not replace a county permit. The guide bars signs of any kind, except that For Sale signs may be placed in rear windows of condominium units under Section 5.23(e) of the master declaration.
The guide requires a realtor or resident to register an open house with the Community Center office by 2:00 p.m. on the Friday before and to finish by 5:00 p.m.; the association places a single open-house sign outside the front gates. The association's 2025 registration form gives a different deadline, 4:00 p.m. on the Thursday before, so we confirm both with the office on every listing.
The master FAQ says all leases and sales of units must be approved by the board. The master sales application asks for an online application at least 20 days before closing and requires an additional application to the sub-association for condominiums and villas. A buyer who files late risks a delayed closing, so we start both on the day a contract is signed.
The same 2022 FAQ says an owner need not belong to any other association, while the 2026 sales application says condominium buyers need a sub-association application. The recorded declarations decide the point, and until we read them we tell buyers to follow the application, which is the newer document.
Pinecrest at Stoneybrook is not a 55-plus community. Stoneybrook is an all-ages community, and no age-restricted housing for older persons declaration appears in the public records we found for Pinecrest. We state the legal position only, and we describe the property, not who may live in it.
Federal fair housing law lets qualifying communities restrict occupancy to those 55 and older, and communities that do so must meet specific requirements. Stoneybrook does not advertise or claim one and its residents' guide sets approval steps that apply to every applicant. A buyer of any age can buy in Pinecrest at Stoneybrook, subject to the association's ordinary approval and rules.
Renting out a Pinecrest at Stoneybrook condo is possible with approval: the master association requires an online lease application at least 20 days before the lease start, a background check for every resident 18 or older, a sub-association application and a non-refundable transfer fee, and the owner gives up the common-area rights during the lease. The sub-association's own minimum term and frequency limit are not published.
The master lease application requires the online filing 20 days before the start date, states that unregistered occupancy and occupancy before approval are strictly prohibited, and directs condominium owners to a second application with their phase's manager. The residents' guide treats any occupancy by someone other than the owner and the owner's family as a lease, paid or not, requiring management-company approval before the tenant moves in.
Minimum lease terms, the number of leases a year and tenant approval are typically set in a condominium's declaration and rules. We publish no term for Pinecrest, because none is public in the documents we could read, and we do not treat rental listings as a source. Ask the manager of your phase for the current rule in writing.
We publish no short-term rental rule for Pinecrest, because none is public. A buyer planning any stay shorter than a month should treat it as not permitted until the sub-association confirms otherwise, and any short-term rental that is allowed remains subject to Florida's transient rental tax rules.
A landlord should request the lease rules, the tenant application and its fees, the master transfer fee, the sub-association's transfer fee, whether tenants may have pets, and how gate access, parking and pool fobs pass to a tenant, before making an offer.
Pet rules at Pinecrest at Stoneybrook come from two places: the master residents' guide, which requires leashes outdoors and bars animals from the Community Center, fitness center, pool areas and tot lot, and each sub-association's own rules, which we could not find published. A buyer with a pet should get the sub-association rule in writing before making an offer.
Animals must be leashed when outdoors and may not roam free, owners who walk pets on common areas must clean up after them, and animals are not permitted in the Community Center, the fitness center, the pool areas, the tot lot or other listed amenity areas. The guide states no number, size or breed limit that we found.
We cannot state the number, size or breed limits a sub-association sets, and we do not publish a blanket rule. We can say that assistance animals for a person with a disability are handled under federal fair housing rules, which apply to condominiums regardless of an association's pet policy, per the U.S. Department of Housing and Urban Development.
Ask the manager of your phase for the sub-association's pet rule and the Community Center office at 239-948-1787 for the master rule. A written answer before you go under contract avoids a surprise at closing.

Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more habitable stories, and the public record we hold points to two floors for Pinecrest at Stoneybrook but does not prove it. A buyer should therefore ask each Pinecrest association whether its buildings are covered, and if so for the milestone report and the reserve study.
Senate Bill 4-D, passed in 2022 after the Surfside collapse, created statewide milestone inspections and structural integrity reserve studies (SIRS) for condominium buildings three or more habitable stories tall, and House Bill 913 in 2025 refined them. The Division of Condominiums explains that the milestone inspection is due at 30 years after the certificate of occupancy, or 25 years where the local enforcement agency requires it for coastal circumstances, then every 10 years. Section 553.899 sets the milestone rule and Section 718.112 the reserve study.
The buildings were completed between 2000 and 2003, so the first 30-year mark falls between 2030 and 2033, and the county's own description of the 208 units as two-story suggests the three-story test is not met. We treat that as a reading, not a finding. We have not seen the building plans, and only each association can say whether any of its buildings has three habitable stories or whether a coastal rule applies. Stoneybrook is east of I-75, well inland of the Gulf, so the 25-year coastal rule is unlikely to matter, but we do not state a milestone date.
Even where the three-story test is not met, Section 718.112 requires a condominium association to budget for reserves for roof replacement, painting, pavement and other capital items unless the unit owners have properly waived or reduced them, and the budget shows what the association has set aside. Reading the budget and the reserve schedule is the buyer's best view of how prepared a 25-year-old building is for its next roof.
The state's condominium register lists all four Pinecrest projects as approved and recorded. That is the registration status of the declaration. It is not a finding about the buildings' condition, and it says nothing about milestone or reserve status. The register also lists managers for Pinecrest I and IV that differ from the 2026 master application, so it lags the associations' current filings.
Section 718.503 requires a resale seller of a condominium unit to give the buyer the governing documents, budget and related disclosures, and Section 718.116(8) gives the estoppel certificate and caps its fee. Buyers should get the declaration, articles, bylaws, rules, the current budget and financial statement, the SIRS or a statement that none applies, and any milestone report before the inspection period ends.
Because each phase is its own corporation, a Pinecrest buyer is buying into one association's reserves, not the neighborhood's. A flat in Pinecrest I and a flat in Pinecrest IV can sit a short walk apart and have different roof ages, reserve balances and insurance deductibles. We ask for the documents of the specific phase on every purchase.
At a point we geocoded to the Lancaster Run address range in Pinecrest at Stoneybrook, the FEMA flood map shows Zone X, an area of minimal flood hazard, outside the special flood hazard area, on the map series 12071C. That is a map reading for one point, not a survey, and a lender or insurer will read the panel for the actual address.
FEMA's National Flood Hazard Layer returns Zone X, area of minimal flood hazard, at our test point, and the flag for a special flood hazard area is false. The governing panel is 12071C0592G. The layer's own date field for that panel reads December 7, 2018, while the Village of Estero and Lee County cite the countywide effective date of November 17, 2022. We do not reconcile the two dates here; FEMA's Map Service Center shows the current panel for any address, and we look it up on every listing.
A federally backed mortgage requires flood insurance in a special flood hazard area, which means zones starting with A or V. Zone X is outside it, so a lender does not require flood insurance on the map alone, although any lender or insurer may require or recommend it, and any owner can buy it. The Village of Estero's guidance says anywhere it rains, it can flood, and recommends checking the flood zone, the evacuation zone and the storm surge layers separately.
Stoneybrook sits east of I-75, and the district's own description places it south of Corkscrew Road, so its storm exposure is mostly wind and rain. Lee County evacuation zones are surge-based and separate from flood zones, and we have not confirmed Pinecrest's letter, so a buyer should look it up on the county and Village tools. Hurricane Ian made landfall in September 2022 as a Category 4 storm near Cayo Costa with its worst surge on the coast and islands; Hurricane Milton in October 2024 made landfall near Siesta Key as a Category 3, north of Lee County.
Our Stoneybrook guide summarizes district records showing roof damage to five shared buildings after Ian, paid mostly by insurance, and no storm surge reaching the community. We found no public account of damage to Pinecrest buildings in particular, so we make no claim about them. A buyer should ask each association for its Ian claim history and roof replacement dates.
The association's master policy covers the building structure, and each owner carries an HO-6 policy for contents, interior finishes and loss assessment. Section 718.111 governs association insurance and Section 627.714 the unit owner's loss assessment coverage. Ask for the master policy summary, the hurricane deductible and the roof age, and ask your agent for a wind mitigation inspection, which uses the state's uniform mitigation verification form.
Citizens Property Insurance publishes a flood coverage requirement that buyers relying on the state insurer should read before they choose a policy. We do not publish a Pinecrest premium because no public source does, and the ranges quoted for single-family homes do not transfer to an HO-6 policy.
Pinecrest at Stoneybrook is in Lee County's South choice zone, and the public schools the Village of Estero lists for Estero are Pinewoods Elementary, Three Oaks Middle School and Estero High School. Pinewoods Elementary is at 11900 Stoneybrook Golf Drive, and the master rules describe a resident-only pedestrian gate to it. Lee County assigns by choice, so a family should confirm current options with the district.
The Village of Estero's schools page lists Pinewoods Elementary for kindergarten through fifth grade at 11900 Stoneybrook Golf Drive, Three Oaks Middle School for sixth through eighth at 18500 Three Oaks Parkway, and Estero High School for ninth through twelfth at 21900 River Ranch Road.
The residents' guide places the community's school bus stop on Stoneybrook Golf Drive in front of the Community Center and reserves the Pinewoods pedestrian gate, near the tennis court parking lot, for residents. It bars parking on the street leading to the gate and asks parents to use the Community Center lot instead. Whether a specific child is assigned to Pinewoods is the district's decision, not the address's.
Lee County divides its choice system into East, South and West zones with sub-zones. Families rank schools within the options open to their sub-zone, and assignment depends on preference, proximity and availability. The district's zone tool and the school websites are the place to confirm current options.
The Village of Estero's Community Development Department issues building permits and inspections within the Village, so permit history for a Pinecrest at Stoneybrook unit sits with the Village, and recorded instruments sit with the Lee County Clerk. We have not searched either for a specific unit, and a buyer should before writing an offer.
The Village's permits page directs new construction, remodeling and signage questions to Community Development at 9401 Corkscrew Palms Circle, with a permitting line at 239.221.5036. Village incorporation in 2014 moved this work from Lee County to the Village for properties inside its limits.
For a 2000 to 2003 flat, the useful permit questions are the roof (if the association replaced it), windows and doors, the air-conditioning system, the water heater, electrical panel and any interior remodel. A permit and a final inspection are evidence; an unpermitted change is a question for the seller.
We did not read a permit list for any Pinecrest address, the four recorded declarations or their amendments, or the associations' minutes. Those are the documents that would show a special assessment, a roof project or a rule change, and we ask for them on every purchase.
Around Pinecrest at Stoneybrook, the district's own boundary description puts the community east of I-75 and south of Corkscrew Road, with two northeast commercial parcels, and our Stoneybrook research places Miromar Outlets across the street. We did not survey adjacent zoning and make no claim about what may be built next door.
The community development district says the community is east of I-75 and south of Corkscrew Road, with two Corkscrew Road entrances. It also says two commercial parcels in the northeast were originally planned for 39 single-family units on 40-foot lots. Those parcels are outside the residential units counted on this page.
We did not pull zoning maps, pending rezonings or development orders for the parcels around Stoneybrook, and we do not know which of them border Lancaster Run. A buyer concerned about a specific edge should ask the Village's Community Development Department, at 239.221.5036, for zoning and pending applications on the neighboring parcels.
Lee County and the Florida Department of Transportation publish road projects for the I-75 and Corkscrew Road corridor. We did not find a project record specific to Pinecrest, and we make no claim about any project's effect on a unit's price.
Daily life at Pinecrest at Stoneybrook runs through Stoneybrook's staffed gate and the Community Center office at 11800 Stoneybrook Golf Drive, open Monday through Friday, 9:00 a.m. to 5:00 p.m. with a noon to 1:00 p.m. lunch closure. Miromar Outlets, I-75, a 24-hour emergency department and the airport are each a short drive.
Stoneybrook is gated. The master rules require approval before anyone moves in, register open houses through the Community Center office, and place a single open-house sign at the front gates with attendants handing out maps. New owners buy a gate decal ($15) and pool and fitness fobs ($10 each) at the Community Center after their application is approved.
The master rules require a permit for any on-street parking and a blue Stoneybrook sticker for residents, bar on-street parking from 2:00 a.m. to 5:00 a.m. under any circumstances, and set aside 20 overnight spaces at the Community Center and three at each of the Portrush and Lancaster pools for overnight parking by permit. Parking assignment inside a Pinecrest building and where trash and mail are handled are set by each sub-association, and we have not read them.
Golf carts are registered at the Community Center and may travel only on roads and parking lots, not on sidewalks or paths, with the stated exception between Braxfield Run and the pickleball parking lot. Bike racks sit in the Community Center lot, and skateboards, skates and bikes are barred inside the Community Center and pool areas.

Pinecrest at Stoneybrook is the entry rung of Stoneybrook's three product families: 208 condominium flats built 2000 to 2003 with a $268,750 median on 12 MLS closings in 12 months, against 174 attached villas at $362,500 on 8 and 732 single-family homes. Only Stoneybrook Villas has its own neighborhood page beside this one.

The roster's 43 closings in 12 months split 17 single-family, 8 villas, 12 Pinecrest and 6 that cannot be placed. The roll totals 1,114 residences against the community district's stated 1,119, a gap of five that sits inside the single-family family. Master assessment, gate and amenities are the same for all three; the neighborhoods differ in building, association and price.
Stoneybrook Villas are 174 attached one-story homes on Portrush Run and Knighton Run, built 1999 to 2003, with 1,292 to 1,411 heated square feet against Pinecrest's 1,080 to 1,225. Villas is the natural comparison: it is the next rung up, it shares the master assessment rate of $440 a quarter, and it is the next step up in size for a buyer comparing the two. Its 24-month median of $358,750 is $81,250 above Pinecrest's $277,500.
The 732 single-family homes on 50, 60 and 75 foot lots make up two-thirds of the community and priced far higher, at a county median of $540,000 since September 30, 2025 against Pinecrest's $270,000. That is a different product, a different association structure, and a different buyer. Our Stoneybrook community guide covers it, and the single-family homes have no separate neighborhood page.
Buyers who look at Pinecrest often also look at other Estero condominium and golf communities.
