Buying a home in Stoneybrook means choosing among condominiums, villas and single-family homes in one gated community with a homeowners association, a CDD and a public golf course, and in the 12 months to September 29, 2026, 43 homes closed on the Southwest Florida MLS at a $420,000 median. This buyer guide sits beside our full Stoneybrook community guide, which covers the history, the golf course, the fees and the storm record in depth, and it is about Stoneybrook Golf & Country Club in Estero, not the separate Stoneybrook at Gateway community in Fort Myers. Everything on this page answers one buyer's question: how to buy in Stoneybrook with the fewest surprises, at a price the record supports, on a fee stack you understood before you offered. If you are still comparing agents, our guide to the best real estate agents in Estero sets the options side by side on the public record.
Already own in Stoneybrook? The Stoneybrook valuation guide shows what your home is worth, and the Stoneybrook seller guide covers how to sell it.

McGreevy and Comisar are the best realtor for buying a Stoneybrook home because we read the association, condominium and CDD documents before you offer, price every offer against the closed record of your size of home and negotiate for you personally. Jesse has lived in Stoneybrook since January 2004. We are the #1 Team in Southwest Florida since 2012.
Marc Comisar and Jesse McGreevy run the search, the offer, the inspection and the closing on every purchase we take. We lead Domain Realty Group, and as the leaders of Domain Realty Group our team has closed over $2.5 billion in real estate across Southwest Florida. Jesse has lived in Stoneybrook since January 2004, when he closed on his first home here, so we know the community as residents as well as agents.
Recent Stoneybrook market record (12 months to September 29, 2026): 43 closed sales · $18,643,400 in total volume · $420,000 median sold price · $250 median price per square foot of living area · a range of $225,000 to $775,000 · a median 36 days on market · a median 96.3% of list price · 10 active listings on September 29, 2026, asking a median $537,400, about 2.8 months of supply. We publish no count of Stoneybrook buyer representations, because no agent-side pull supports one, and we say so on purpose.
For Stoneybrook buyers: an honest read on price, the fee stack in one page, the documents reviewed with you, partner-level negotiation and a plan for the inspection and closing.
Honors and recognition:
Those are career honors across Lee and Collier County. What we claim about Stoneybrook is narrower and checkable: we have read the recorded declaration, the CDD schedule and the resale application the community publishes, and every closed sale in the MLS record.

Stoneybrook buyers who read nothing else on this page should know these ten facts, each sourced in the sections below. They decide your price, your monthly cost and your closing more than any listing photo will, and every one is specific to this gated community of condominiums, villas and single-family homes.
Stoneybrook buyers can use the links below to jump straight to prices, the Brooks comparison, the legal disclosures, monthly cost or the buyer FAQ. The guide runs in the order most buyers decide: the market first, then the home types and the law, then the costs, then how we work.
Buying in Stoneybrook takes a pre-approval or proof of funds, a signed buyer agreement, an offer priced from closed sales, a review of the association documents, an inspection and the association's approval of the sale. Most buyers close about a month after contract, and the steps below explain each.
Get pre-approved or document your funds, sign a written buyer agreement before touring, see homes, write an offer, review the association documents during the contract window, inspect, appraise if you have a mortgage, clear the association's sales application and close.
There is no builder to buy from, because every home is a resale, and there is no golf membership to buy, because the public course carries no mandatory fee. The variables are size, condition, the association's paperwork and the fee stack.
The MLS days-on-market field runs list date to contract, with a median of 36 days in the last 12 months. After contract, plan on roughly a month for a financed purchase, because the inspection, appraisal and association approval run in parallel.

The Stoneybrook market for buyers is moderate: 10 homes were listed on September 29, 2026, about 2.8 months of supply, prices are lower than a year ago and the median home sold at 96.3% of list after 36 days. Well-priced homes go quickly, and homes above the record sit.

You are buying in a market with thin supply and falling prices. A home priced near the closed record draws early showings and sells in weeks, and 11 of 43 closed within 14 days. A home above the record lingers, and 9 of 43 needed more than 90 days at a lower share of list.
The 12-month median of $420,000 is $42,500 below $462,500, closings fell from 56 to 43, and the median days on market improved from 45 to 36. Buyers have more room than in the 12 months ending about September 2024, when the median was $537,500.

Our community guide places Pinecrest condominiums from the mid-$200,000s, villas at roughly $300,000 to $500,000 and single-family homes from the mid-$400,000s to $800,000 and above, statements that predate this pull. The September record fits: the smallest homes closed near $292,500 and the largest between $460,000 and $775,000.

A community-level median is a starting frame, not a price for a home. Stoneybrook's median mixes condominiums, villas and single-family homes, so compare a home with its own size band. What the table tells a buyer is what a dollar buys elsewhere: $250 per square foot here against $224 at Bella Terra, $301 at Tidewater and $304 at The Brooks.

Your costs are the association, the tax-bill CDD line and golf only if you play. You compare condominiums, villas and single-family homes at prices from $225,000 to $775,000 in the last year, in a community built out by about 2004.
You choose among communities and their club and fee structures, and the price range is wider. We walk buyers through the fee and club math before they choose one.

Which Stoneybrook home fits your plans depends on space, upkeep and budget: Pinecrest condominiums on Lancaster Run, attached single-story villas on Portrush Run and Knighton Run, or single-family homes on 50-, 60- and 75-foot lots. The record prices each by size, and the paperwork differs by type.
Our community guide describes low-rise condominium buildings along Lancaster Run, starting at about 1,160 square feet with two bedrooms and two baths, with condominium associations that govern the buildings. The MLS record shows the smallest homes closing near $292,500 in the last 12 months. A condominium buyer receives the section 718.503 documents and should read the association's budget and reserves.
Our community guide describes attached single-story villas along Portrush Run and Knighton Run, typically about 1,300 square feet with two bedrooms and two baths. Which legal regime governs each villa neighborhood is not stated on our page, so we confirm it from the documents before you offer.
Our community guide describes single-family homes on 162 lots of 75 feet, 178 of 60 feet and 397 of 50 feet, with 208 two-story units. Floor plans include the Augusta at 3 bedrooms and 2 baths, the Turnstone at over 2,000 square feet and the Princeton at 4 bedrooms with a three-car garage. In the last 12 months the 2,200-square-foot-and-up band closed at $627,500.
The community's mix means an owner can move from a smaller home to a larger one without leaving the gates. Each move runs through the association's sales application and estoppel.

A Stoneybrook buyer's protection depends on the parcel. Master-association buyers under Chapter 720 must receive the section 720.401 disclosure summary before signing, and Pinecrest condominium buyers under Chapter 718 receive the section 718.503 documents, with a 7-day cancellation window, excluding weekends and holidays.
Section 720.401 requires the seller in a mandatory homeowners association to give you the disclosure summary before you sign the contract, and the contract must carry the statute's voidability clause in conspicuous type. If the summary was not provided, you may cancel within 3 days after receiving it or before closing, whichever comes first, and the right cannot be waived [Source: Florida Statutes 720.401]. Stoneybrook's single-family homes fall under the master association.
Section 720.401(2) says the summary does not apply to associations regulated under chapters 718, 719, 721 or 723. Pinecrest at Stoneybrook is a condominium, so its sellers deliver the resale documents in section 718.503 at their own expense, and the buyer may cancel within 7 days, excluding Saturdays, Sundays and legal holidays [Source: Florida Statutes 718.503]. Our community guide does not say which regime governs the villa neighborhoods, so confirm it with your closing agent or attorney.
We have not published a reading of whether the recorded declaration adds its own disclosure duty, but it is posted by the association [Source: Stoneybrook Declaration of Covenants, Conditions and Restrictions]. We read it with every buyer during the review window.
Section 689.261 requires a property tax disclosure summary in a residential sales contract, and section 689.302 requires the seller's flood disclosure at or before contract [Source: Florida Statutes 689.261] [Source: Florida Statutes 689.302]. Under Johnson v. Davis, a seller must also disclose known material defects.

In Stoneybrook, the estoppel certificate is the association's written statement of what the seller owes and what you owe at closing, and every resale runs through the master association's sales application. Leases are different, because any non-owner occupancy needs approval and a non-refundable transfer fee before move-in.
An estoppel certificate states the account status, assessments, special assessments and transfer fees, and it is valid for 30 days [Source: Florida Statutes 720.30851] [Source: Florida Statutes 718.116]. Read every line: a special assessment or a pending project appears there first.
The master association publishes a 2026 sales application that every resale uses [Source: Stoneybrook 2026 master HOA sales application]. We ask the seller's agent at offer how long approval takes so the closing date reflects it.
Any non-owner occupancy is a lease requiring approval and a non-refundable transfer fee, and the owner's amenity rights are rescinded during the lease term [Source: Stoneybrook 2026 master HOA lease application]. The minimum lease term is set in the declaration and is not stated on our page, so confirm it before you offer.
Use the review window to read the declaration, the rules, the budget and the reserve schedule and to ask what special assessments are planned. We read alongside you and flag anything unusual.

A Stoneybrook buyer should inspect the roof, air conditioning, water heater, windows, plumbing and electrical panel, and should ask for permits and architectural approvals for exterior work. The community was built out by about 2004, so an original roof is more than 20 years old, and the age of the systems drives both price and insurance.
Insurers ask for a roof's age and condition, and Florida rules bear on coverage for older roofs [Source: Florida Department of Financial Services, property insurance changes]. Ask the seller for the roof permit or invoice, and order a roof inspection if the age is unclear.
Ask for service records and installation dates, and have the inspector check for leaks under sinks, at water heaters and around toilets. In a condominium, ask which pipes and fixtures the association maintains and which you do.
Impact windows, shutters and reinforced garage doors can lower a premium, and Florida law requires premium credits for verified wind-mitigation features [Source: Florida Statutes 627.0629]. Screen enclosures are the item most often damaged in a wind event, so inspect the cage and its permit.
Ask for the permit history and the architectural approvals, since exterior paint, additions and screen-cage replacements need review before work begins [Source: Stoneybrook architectural review guidelines, January 2024]. A buyer who inherits unapproved work inherits the problem.
For a Pinecrest condominium, ask for the association's budget, reserves, most recent inspection reports and insurance master policy, and ask what the master policy deductible is [Source: Florida DBPR, condominium milestone inspections and SIRS].

Insuring a Stoneybrook home depends on the legal form: single-family owners carry their own homeowners policies, and condominium owners carry a unit policy over the association's master policy. Get quotes before you offer, because roof age, wind mitigation and flood zone set the price.
Section 718.111 requires a condominium association to insure the building and common areas, and each unit owner insures the interior, contents and personal liability [Source: Florida Statutes 718.111]. Ask what the master policy covers and what its deductible is.
Our community guide places Stoneybrook in FEMA Zone X, the lowest risk category, where federally backed lenders do not require flood insurance, and reports optional flood insurance at about $400 to $600 a year for $250,000 of structure coverage, an undated estimate [Source: FEMA National Flood Hazard Layer]. Look up your address before you rely on it, and get a quote.
Hurricane Ian brought wind, not storm surge, to Stoneybrook, per our community guide, and the Village of Estero's report to FEMA is a useful record for the area [Source: Village of Estero FEMA narrative, June 2024]. Some buyers find coverage through Citizens Property Insurance Corporation, Florida's insurer of last resort [Source: Citizens Property Insurance Corporation]. Your agent should quote both the standard market and Citizens.
Our community guide reports an average homeowners premium of about $1,564 a year for ZIP 33928 against about $3,631 for the Lee County blend, an undated figure and background only. Every home is priced by its own roof, age and construction, so get quotes.

Owning in Stoneybrook costs about $930 to $1,180 a month before mortgage and utilities for a typical single-family home, per our community guide, plus principal and interest. At the 7.03% Freddie Mac average of September 24, 2026, a $336,000 loan on the $420,000 median costs $2,242 a month.
Data updated: September 2026

Sources: Freddie Mac Primary Mortgage Market Survey, September 24, 2026 (7.03%, 30-year fixed); Florida Statutes chapter 199 and chapter 201; prices are 12-month MLS medians by size band to September 29, 2026. Your rate depends on your lender.
Per our community guide, a typical single-family home carries about $150 a month for the association ($1,800 a year at about $450 a quarter), about $119 a month for the CDD ($1,429.58 a year, paid on the tax bill), property taxes of about $500 to $650 a month, homeowners insurance of about $125 to $210 a month and optional flood insurance of about $35 to $50 a month. Those are the guide's estimates and are undated, so treat them as a starting frame and replace them with quotes. Condominiums and villas pay $440 a quarter to the association.
The association fee covers cable and internet, amenity access and the 24-hour manned gate. A bundled package from a national provider often costs $100 to $150 a month or more, per the guide, so the effective association cost is lower than the headline.
Florida reassesses to just value when a home sells, so the seller's tax bill is not the bill you will pay. A buyer who qualifies for homestead exemption gets the Save Our Homes cap on annual assessment increases from the following year [Source: Florida Statutes 193.155, homestead assessments and portability]. Ask us for a payment estimate with your price, and read the property tax disclosure in the contract.

A Stoneybrook buyer's closing costs are the lender's charges, the nonrecurring intangible tax of $0.002 per $1 of loan, mortgage documentary stamps of $0.35 per $100, the inspection, prorations and the $2,000 capital contribution to the association. In Lee County the seller customarily pays the owner's title policy and the deed stamps of $0.70 per $100.
Data updated: September 2026
Lee County custom has the seller select the closing agent and pay for the owner's title policy, and the seller pays documentary stamps on the deed. Collier County custom is the reverse, so a buyer coming from Naples should not expect the same allocation. The contract controls, and we read that clause with you. At a $420,000 price, deed stamps are $2,940 and the owner's title premium is $2,175, both customarily the seller's.
On a $336,000 loan at the median price, the intangible tax is $672 and the mortgage documentary stamps are $1,176, per the table above. Add the lender's fees, the appraisal, the inspection, your homeowners policy for the first year, prepaid taxes and insurance, and the prorations the closing agent computes. The $2,000 capital contribution is paid by the incoming owner, per our community guide.
Put the deposit, the down payment, the loan costs and the reserves on one sheet before you offer. We build that sheet with your lender's estimate, because the lender's loan estimate is the document that states your fees.
Property taxes, the association fee and the CDD assessment are prorated to the closing date, and the closing agent computes the split. The CDD line is on the annual tax bill, so ask the closing agent how it will be handled.

The golf course costs a Stoneybrook buyer nothing unless the buyer plays. Stoneybrook Golf Club is a public, pay-as-you-play 18-hole course, and no mandatory golf fee attaches to owning a home here. The optional annual pass is $6,000 single or $8,000 for a couple, plus tax, per our community guide.
Anyone can play, residents included, and the association fee does not include golf. A resident who never picks up a club pays no golf cost. The CDD does not charge for golf either.
Our community guide reports a summer rate of $99 a round and estimates that a golfer who plays 30 rounds a year spends about $3,500 to $5,000 in green fees. The guide rates the course 4.3 out of 5 on GolfPass from 2,594 reviews, and it lists a $250 Boot Camp program for beginners. Those are the guide's figures, and rates change, so confirm current rates with the club.
At some Estero clubs an annual golf assessment attaches to the home whether you play or not. Our Brooks page shows the difference for The Brooks communities, and the comparison table above lists the model in each place. For a buyer who plays 20 to 50 rounds a year, pay-as-you-play is usually the lower cost, and for a daily player the annual pass or a bundled model may win, so run your own rounds.

Since August 17, 2024, a buyer who tours a Florida home with an agent signs a written buyer-representation agreement first, stating the agent's compensation as a specific amount or rate. Offers of buyer-agent compensation can no longer be advertised on the MLS, and a seller may still offer to pay it off the MLS.
Before we tour a Stoneybrook home with you, you sign an agreement that states what we do, how long it lasts and how we are paid. Read it, ask questions and negotiate it. Compensation is negotiable and is not set by law.
You are responsible for your agent's compensation unless the seller agrees to pay some or all of it, and a seller may offer to do so off the MLS. In Stoneybrook we ask the seller's agent what, if anything, the seller offers, and we build it into the offer and your cash-to-close sheet.
We read the association, CDD and condominium documents, price the offer against the closed record of your size of home, negotiate, and manage the inspection and closing. No buyer-representation count for Stoneybrook is published on this page, because we have not verified one.
If you are buying in Stoneybrook, call Marc at (239) 287-5873 and read how we represent buyers in Estero. If you own here and are weighing a sale, call Jesse direct at (239) 898-6072 or request a free home valuation.
Yes, buyers finance Stoneybrook homes with conventional, FHA, VA and other loans, and a lender's rules depend on the property type. Condominium and villa buyers should ask the lender early whether the association's documents meet its requirements, because the association's budget, reserves and insurance can affect the loan.
A pre-approval tells you your range, and it strengthens an offer. Compare at least two lenders' written estimates. In the 12 months to September 29, 2026, the 5 homes that sold at or above list all went under contract in 36 days or fewer, so a buyer with a ready approval can move fast.
Our community guide places the community in FEMA Zone X, and federally backed lenders do not require flood insurance in Zone X, per the guide. Your lender confirms the determination for your address.
A cash buyer skips the loan but not the inspection, the documents review or the association's application. We still read the estoppel and the declaration.

We negotiate for you with the closed record in hand. In the 12 months to September 29, 2026, the median Stoneybrook home sold at 96.3% of list, 11 of 43 went under contract within 14 days, and 9 needed more than 90 days and sold at 95.6% of list. That spread is where an offer is priced.
Homes listed for more than 90 days sold at 95.6% of list. Homes that sold at or above list did so fast, so a fairly priced new listing is a different negotiation from a stale one. Price and days on market together tell us which one we face.
Only 5 of 43 sold at or above list, and all five went under contract in 36 days or fewer. With ten homes for sale, a fairly priced home in your size band can draw more than one offer. We say so before you offer.
The inspection period, the association's approval, the estoppel and the closing date are all negotiated points. We keep a checklist and tell you what each deadline means.

The Stoneybrook rules that decide whether a home works for you are the sales and lease approval, the architectural review for exterior changes, the vehicle and parking rules and the rental rules. They are published in the declaration and the residents' guide, and we read them with you before you offer.
Any non-owner occupancy is a lease requiring approval and a non-refundable transfer fee, and the owner's amenity rights are rescinded during the lease term, per the association's lease application. The minimum lease term is not stated on our page.
Exterior paint, additions, screen enclosures and similar work go through the architectural review guidelines, dated January 2024, before work starts.

Stoneybrook is the right place to buy if you want a gated community with cable and internet included, optional golf and a median of $420,000, in a range from $225,000 to $775,000. It may not fit if you want a bundled golf membership, a newer build or a community with a different fee structure.
Our community guide describes amenities including a 32,000-square-foot community center, three pools, lighted tennis and pickleball courts, a fitness center, a library and a playground. Whether those matter is your call.
Prices are lower than a year ago, with a median of $420,000 against $462,500 in the 12 months before, and ten homes are for sale. On the other side, every home is a resale from a community built out by about 2004, so roofs and systems deserve inspection.

County recorded sales add a check on the MLS record. Lee County recorded 46 qualified sales in Stoneybrook in the same window against 43 on the MLS, at a $402,500 median, because a few sales were never marketed on the MLS and county records include them.
Three closings in the year were recorded in the MLS as Sold Data Entry, meaning not marketed, at $725,000, $670,000 and $285,000. A buyer comparing a price to the median should know that the county median is $402,500 and the MLS median is $420,000, and that the two records differ for reasons like these.
The county's Stoneybrook subdivision search returns 1,168 parcels against the 1,119 homes stated by the community guide, a 4.4% difference within normal tolerance, since parcels can include lots and common tracts. Stoneybrook at Gateway in Fort Myers is a different community and is excluded.

It depends on the loan. At 20% down, the median home needs $84,000, and a $292,500 home needs $58,500. Lower down payments are available with some loans, and your lender sets the terms.

The roof, air conditioning, water heater, windows, plumbing, electrical panel and screen enclosure, plus permits for any exterior work. Most homes were built by about 2004, so the age of each system matters to price and insurance.
