Updated October 2026 · Jesse McGreevy and Marc Comisar, Domain Realty
To sell a Lakewood home in Naples for top dollar, price it against its own product and section rather than the neighborhood median, answer the flood and golf-land questions with recorded documents before a buyer asks, and have both estoppel letters, the elevation certificate and the wind report ready on day one. McGreevy and Comisar do all of that for Lakewood sellers.
Lakewood is an established East Naples neighborhood of about 1,000 single-family homes, villas and condominiums around the public Lakewood Country Club course, between Davis Boulevard and Tamiami Trail East in ZIP 34112; our full Lakewood community guide covers the sections, the fees and the flood file. This page is for owners who want to sell. If you want a number first, start with our Lakewood home valuation, or Call Jesse direct at (239) 898-6072. If you are selling to buy elsewhere in the city, our guide to selling a home in Naples covers the citywide steps, and our Lakewood buyer guide shows what your buyer will be reading.
McGreevy and Comisar are the #5 real estate team in Florida in the 2026 RealTrends rankings, Top 1% Real Estate Agents Nationally Since 2008, with over $900 million in personal sales; Jesse has sold Southwest Florida real estate since 2004 and the team has worked together since 2008. We lead Domain Realty Group, the #1 team in Southwest Florida since 2012, which has sold over $2.5 billion in real estate. Sellers comparing the best real estate agents in Naples can see the full comparison there, and more about McGreevy and Comisar on our team page.
Domain Realty, our brokerage, closed 658 transaction sides in Naples in the 60 months to October 5, 2026, $521.5 million in volume counted by side, per the Southwest Florida MLS pulled that day.
Jesse McGreevy and Marc Comisar price, negotiate and manage every listing personally, with the Domain Realty Group team handling photography, video, scheduling and the document file. You talk to a partner, not a call center. Jesse leads pricing and the seller side; Marc leads buyer outreach and showing feedback.
A Lakewood buyer is buying a one-story home about 8 free-flow minutes from Fifth Avenue South, a public golf course they can play without club dues, and TV and fiber internet already in the fees. They are also inheriting two questions: flood insurance, because nearly every Lakewood address is FEMA Zone AE, and the future of the golf land. We put the answers to both on one sheet so the buyer prices them before the first showing instead of after the inspection.
Selling in Lakewood, Naples is different because one neighborhood holds three products with three price bands, golf is public rather than bundled, nearly every address is flood zone AE, the pool and clubhouse are closed, the defunct Evergreen course is a known question, and every sale needs estoppel letters from both a village and the master association.
Lakewood’s single-family homes, nine villa sections and three condominiums all belong to Lakewood Community Services Association, the 1974 master (Lakewood Community Services, About; 1974 Declaration). Each product trades in its own band, so the neighborhood median of $280,000 is the wrong anchor for nearly every listing (Southwest Florida MLS, closed sales Aug 11, 2025 to Aug 11, 2026).
Lakewood Country Club is a public par 60 course; “golf membership is not required to live here” (Lakewood Community Services, About; Lakewood Country Club). For a buyer coming from a bundled club, that is a cost advantage we put in the listing.
The closed Evergreen course on the north end sold in 2021 for $720,000, and condominium and assisted-living ideas were shown to residents in 2022 (Naples Press, 2023). No rezoning is approved in the records we reviewed. Buyers will ask; we answer with the master association’s own minutes.
57 of 60 Lakewood addresses we tested are FEMA Zone AE with an 8 foot base flood elevation (FEMA National Flood Hazard Layer). An elevation certificate and your flood policy declarations page let a buyer price insurance before writing an offer.
Lakewood’s homes went up from the late 1970s through the 1980s, and many have been renovated (Lakewood Community Services, About). The renovation level drives more of the price spread than almost anything else.
Every sale needs an estoppel certificate from the village or condominium association and from the master. The master recommended in 2025 that villages decide individually whether to charge a capital contribution on resale (master minutes, August 19, 2025).
The Lakewood seller’s numbers and records in one place, each with its source and date, for owners deciding when and how to list.
Market: 63 closings, a $280,000 median, $105,000 to $670,000, $19,043,500 in volume (Southwest Florida MLS, closed sales Aug 11, 2025 to Aug 11, 2026).
Villas: 20 sales, a $305,000 median, $250,000 to $410,000 (same).
Houses and condominiums: the main Lakewood MLS name ran 34 sales; 17 closed between $108,000 and $230,000 and 17 between $360,000 and $670,000 (same).
Busiest quarters: 19 closings in each of January to March and April to June 2026 (same).
Golf: public, par 60, 3,161 yards from the back tees; pay as you play (course and scorecard).
Fees: master 2025 budget $1,475,658.44, TV and fiber internet included; village dues by section (master minutes, Nov 1, 2024).
Flood: Zone AE 8 ft at 57 of 60 tested addresses, evacuation Zone C (FEMA NFHL).
Title custom: in Collier County the buyer customarily pays the owner’s title insurance policy; the contract controls.
Behind a McGreevy and Comisar Lakewood listing stand two partners who are Top 1% Real Estate Agents Nationally Since 2008, the #5 real estate team in Florida in the 2026 RealTrends rankings, over $900 million in personal sales and a brokerage that closed 658 Naples transaction sides in five years, applied to a section-by-section read of the Lakewood market.
Jesse McGreevy has sold Southwest Florida real estate since 2004; he and Marc Comisar have worked together since 2008 and lead Domain Realty Group, the #1 team in Southwest Florida since 2012.
Domain Realty closed 658 transaction sides in Naples in the 60 months to October 5, 2026, $521.5 million in volume counted by side, per the Southwest Florida MLS pulled that day.
We tracked 63 Lakewood closings in the Southwest Florida MLS, $19,043,500 in volume, at a $280,000 median and a range of $105,000 to $670,000 (closed sales Aug 11, 2025 to Aug 11, 2026).
We judge a listing by three things: the price achieved against the section’s recent sales, the time to a contract, and how cleanly the sale closes through the estoppels, the buyer’s insurance quote and the appraisal. We report all three to you every week.
Whether now is a good time to sell in Lakewood depends on your product: in the twelve months to August 2026, 63 Lakewood homes closed at a $280,000 median, the busiest quarters were January to June 2026 with 19 closings each, and prices ran from $105,000 for a Boca Ciega condominium to $670,000 under the main Lakewood MLS name.

One of the 63 closings carried a special-circumstance flag in the MLS. It is a recorded sale and counts in the closing count and the medians; it is left out only of days-on-market and sale-to-list figures when those are refreshed.
Active listings are not in the extract we hold and are owed in the next pull. Call Jesse direct at (239) 898-6072 for today’s competition in your section.
The main Lakewood MLS name splits cleanly in two: 17 sales from $108,000 to $230,000 and 17 from $360,000 to $670,000, with nothing in between. The MLS extract we hold carries no property type, so which of those sales were houses and which were condominiums waits for the next MLS pull. A $295,000 median for that group describes neither.
We price a Lakewood home in Naples from the bottom up: start with sales of the same product in the same section, adjust for size, view and renovation, then account for the flood insurance and fees a buyer will carry, and test the result against what is for sale today, because a neighborhood median across three products misleads.
A Lakewood condominium, a villa and a house are three different markets. Villas ran $250,000 to $410,000; the main Lakewood MLS name, houses and condominiums together, ran $108,000 to $670,000 (Southwest Florida MLS, closed sales Aug 11, 2025 to Aug 11, 2026).
Single-family homes run about 1,528 to 2,816 square feet with two to four bedrooms and attached garages (Lakewood Community Services, About). Price per square foot is owed in the next pull.
A view of the operating course, a lake, or the closed Evergreen fairways each prices differently. We compare your home with sales that share its view.
In a 1970s and 1980s neighborhood the roof, windows, kitchen, baths and air conditioning drive the spread. We tell you which updates return their cost before you spend.
Buyers compare monthly costs. Lakewood’s dues include Blue Stream TV and internet up to 600 Mbps (Blue Stream Fiber, Lakewood), which offsets a bill they would otherwise pay; flood insurance in Zone AE adds to it. We show both.
The winter season brings seasonal buyers and the busiest golf months, November through April (seasonal passes). Request a free Lakewood home valuation or Call Jesse direct at (239) 898-6072.
An automated model sees one neighborhood and averages three products. It cannot read your renovation, your view or your flood certificate. Ours does.
We market a Lakewood home in Naples with professional photography, video and drone of the course or lake view, a document package that answers the flood, fee and golf-land questions up front, and outreach to the buyers Lakewood attracts: families, seasonal owners and golfers who do not want club dues.
Drone shows the course and lakes; interiors show the renovation. Both matter more in Lakewood than a generic listing because the views vary block by block.
We tell buyers plainly that golf is pay as you play, that seasonal passes exist, and that TV and fiber internet are in the dues (Single Family I FAQ).

Lakewood’s streets are open, so showings are simple. We schedule around your routine and the season.
We reach buyers in our database built over two decades and promote the listing to out-of-state buyers who want to be near downtown Naples.
If you want discretion, we can market quietly to qualified buyers first.
Showing counts, feedback and competing listings in your section, every week.
We negotiate a Lakewood sale in Naples partner to partner: we hold price with section comparables, handle inspection and insurance items on a 1970s or 1980s home with documents rather than concessions, settle who pays any village special assessment in the contract, and manage a low appraisal with the sales that support your price.
Jesse or Marc negotiates every offer personally.
Roofs, plumbing and wind features come up in older homes. A wind mitigation report and roof documentation reduce surprises.
Buyer-agent compensation is negotiable and set in writing; we explain your options before listing.
If your village has an open special assessment, the estoppel letter shows it and the contract decides who pays.
We provide the appraiser with the section comparables we priced from.
The cost to sell a home in Lakewood, Naples is the agent commission you agree to, Florida documentary stamp tax on the deed at $0.70 per $100 of price, estoppel fees, prorated dues and property taxes, and any mortgage payoff; in Collier County the buyer customarily pays for the owner’s title insurance policy, and the contract controls.
| Item | Customarily paid by | Note |
|---|---|---|
| Owner’s title insurance policy | Buyer | Collier County custom; contract controls |
| Documentary stamp tax on the deed | Seller | $0.70 per $100 of price |
| Estoppel certificates | per contract and statute | one from the village, one from the master |
| Prorated dues and property taxes | both, by date | adjusted at closing |
| Agent commission | as agreed in writing | negotiable |
On a sale at the $280,000 Lakewood median, documentary stamp tax on the deed is $280,000 divided by 100, times $0.70, or $1,960. On a $305,000 villa it is $2,135.
Order both early. They confirm dues, any special assessment and any capital contribution your village charges.
Give buyers your flood zone, any elevation certificate and your flood policy; nearly every Lakewood address is AE (FEMA NFHL).
We show you a net sheet before you list: price, minus commission, documentary stamps, prorations and payoff.

A Lakewood seller should know how the neighborhood is governed, what fees and rules a buyer inherits, and how flood, schools and drive times read to a buyer, because those are the questions every Lakewood buyer asks before an offer.
Lakewood Community Services Association, the master since 1974, with fourteen member associations for 2025 to 2026 (annual meeting minutes, April 15, 2026).
Village dues plus the master share; the master’s 2025 budget was $1,475,658.44; no CDD; optional golf and boat storage at $750 per six months (master boat storage page).
Single Family I allows rentals with rules and bans room rentals; pets must be leashed (Single Family I, Do’s and Don’ts). Villa and condominium rules are in each section’s documents.
Zone AE at 57 of 60 tested addresses; Shadowlawn Elementary, East Naples Middle and Lely High for the master-association sections we sampled (Collier County Public Schools lookup); about 3.9 road miles to Fifth Avenue South (OSRM, October 2026).
These seller answers for Lakewood draw on the Southwest Florida MLS, the associations’ own documents and county and federal records. Where a figure is owed from the next MLS pull, the answer says so.

We tracked 63 closings at a $280,000 median, from $105,000 to $670,000, $19,043,500 in volume; villas ran a $305,000 median across 20 sales (Southwest Florida MLS, closed sales Aug 11, 2025 to Aug 11, 2026).
It depends on your product and section. We tracked 63 Lakewood sales, $105,000 to $670,000, in the year to August 11, 2026 (Southwest Florida MLS). Start with a free Lakewood home valuation, or Call Jesse direct at (239) 898-6072 for a confidential price review against your own section’s sales.
Days on market are not in the MLS extract we hold; they are owed in the next pull. What we can say: 63 Lakewood homes closed in twelve months, so buyers are active across all three products (Southwest Florida MLS, closed sales Aug 11, 2025 to Aug 11, 2026).
No. Villas ran $250,000 to $410,000 and the Boca Ciega condominiums $105,000 to $265,000, while the main Lakewood MLS name mixes houses and condominiums from $108,000 to $670,000 (Southwest Florida MLS). Price against your own product.
It can affect a buyer’s confidence: a resident leader told the Naples Press in 2023 about two buyers who backed out over the uncertainty (Naples Press, 2023). We address it with the record, not speculation, and show buyers the master’s own minutes.
Some buyers ask. The pool closed on October 31, 2024 and the master will not take it over (pool closing notice). We present Lakewood as a pay-as-you-play golf neighborhood with low shared-amenity costs, which is accurate and appeals to buyers who do not want club dues.
That depends on your section’s recorded documents. Some Florida associations approve buyers or tenants; your village or condominium Declaration says whether yours does. Either way, order estoppel certificates from your village and the master early.
One from your neighborhood association and one from Lakewood Community Services. They confirm dues, any special assessment and any capital contribution the village charges, and title companies require them before closing.
In Collier County the buyer customarily pays the owner’s title insurance policy; the contract controls. As a seller you typically pay your agent’s commission as agreed, documentary stamp tax on the deed, your mortgage payoff and any prorated dues or taxes.
Flood history and insurance, roof age, any known drainage issue, and the golf-land situation if your home backs onto a fairway. Nearly every address is Zone AE (FEMA NFHL), so buyers will ask for your flood policy and any elevation certificate.
If you have one, give it to buyers early; if not, consider ordering one. Collier’s library already holds 151 certificates in and around Lakewood, so check whether yours is on file (Collier elevation certificates).
Yes for most Lakewood homes. They date from the 1970s and 1980s, before the 2002 Florida Building Code, and a current wind mitigation report shows a buyer’s insurer which features earn credits, which helps the buyer price the home.
Many Lakewood single-family homes have been renovated (Lakewood Community Services, About), so dated homes compete against updated ones. We tell you which repairs return their cost and which do not before you spend.
Usually, but the parcel matters. A view of the operating Lakewood Country Club course and a view of the closed Evergreen fairways are different stories to a buyer. We price each against comparable views.
Lakes run through the neighborhood, and the master association maintains them; a well-kept lake view is a selling point. We compare your home with sales that share its view type from the MLS remarks after the next pull.
Naples demand peaks in the winter season, when seasonal buyers are in town and the golf course is busiest, from November through April. We time the launch, photography and pricing to your goals.
Yes, but tell investors about the rental rules first. Single Family I allows rentals with rules and bans room rentals (Single Family I, Do’s and Don’ts); villa and condominium lease rules are in each section’s documents.
Buyers compare monthly costs. Lakewood’s dues include Blue Stream TV and internet up to 600 Mbps, which offsets a bill a buyer would otherwise pay (Blue Stream). We show buyers the full cost picture using your estoppel figures.
Disclosure duties in Florida turn on known facts that materially affect value. The Evergreen proposals and the closed clubhouse are public, reported facts (Naples Press, 2023). Ask a Florida real estate attorney about your specific duties.
The estoppel letter will show it, and the contract decides who pays any assessment levied before closing. Tell us early so we can price and negotiate around it.
Your costs are your agent’s commission as agreed, Florida documentary stamp tax on the deed, payoff of any mortgage, estoppel fees, prorations of dues and taxes, and any repairs you agree to. The buyer customarily pays the owner’s title policy in Collier County.
Yes. We can market quietly to our qualified-buyer database built over two decades when you want discretion, then go public if needed. Call Jesse direct at (239) 898-6072.
Lenders review condominium associations’ budgets, reserves and insurance. Ask your Lakewood Condo I to III or Boca Ciega association for its budget, reserve study and master policy now, so a buyer’s lender is not slowed down later (Florida Statutes 718.112).
Trim the landscaping toward the course or lake, clear the lanai, and replace dead yard-light bulbs, which the single-family association requires anyway (Single Family I FAQ). We provide professional photography, video and drone.
Lakewood recorded 63 closings in the year to August 11, 2026 at a $280,000 median (Southwest Florida MLS). Whether now is right depends on your plans and your section’s competition. Request a free Lakewood home valuation and we will tell you plainly.
Usually yes, subject to the lease. A tenant-occupied sale needs coordination for showings, and investor buyers may want the lease to continue. Check your village’s rental rules and the lease terms.
Who owns it, whether it will stay open, and whether they must pay to play. The answers: a private owner, which says it plans to keep the course open; and pay as you play, with seasonal passes (Single Family I news; seasonal passes).
Order the estoppel letters, secure insurance on the vacant home, and talk to the estate’s attorney about authority to sell. We work with personal representatives and out-of-state heirs regularly. Call Jesse direct at (239) 898-6072.
That depends on your financing and timing. We can line up your Lakewood sale and your next purchase together; Marc handles the buy side at (239) 287-5873 while Jesse handles your listing.
Golfers want to know the course is public, pay as you play and open: Lakewood Country Club is a par 60 course of 3,161 yards from the back tees, with seasonal passes from November through April (course and scorecard; seasonal passes). We put that in the listing, show the fairway from the lanai in the video, and explain to out-of-state buyers that no club dues come with the home.
Start with what a buyer’s inspector and insurer will flag in a 1970s or 1980s home: the roof, the water heater, the electrical panel, plumbing supply lines and any drainage near the slab. A current roof and a wind mitigation report help a buyer insure the home. Cosmetic updates come second; we walk the home with you and rank the list by return.
We read Lakewood’s records before we price: the Declaration, the master minutes, the FEMA panels and the MLS by section. We are Top 1% Real Estate Agents Nationally Since 2008 with over $900 million in personal sales. Call Jesse direct at (239) 898-6072.
McGreevy and Comisar are the #5 real estate team in Florida in the 2026 RealTrends rankings and Top 1% Real Estate Agents Nationally Since 2008, and with their Domain Realty Group team they have sold over $2.5 billion in real estate.
