Horse Creek Estates, the community buyers search for as Horse Creek Estates Naples, is easy to describe on the public record. Horse Creek Estates is 107 single-family homes on Saddlebrook Lane and Cypress Way West in Naples, Florida 34110, recorded with Collier County as one plat named Horse Creek Estates, with county roll years from 2006 to 2025. If you are comparing agents, our guide to the best real estate agents in Naples sets local agents side by side on the public record. For the community itself, Collier County shows 24 qualified recorded sales in the 60 months through mid-October 2026, from $815,000 to $1,750,000, at a $1,100,000 median.
McGreevy and Comisar are the team Horse Creek Estates sellers call first: Top 1% Real Estate Agents Nationally Since 2008 and the #1 Team in Southwest Florida since 2012, with over $900 million in personal sales between Jesse and Marc, and the Domain Realty Group team is the #5 real estate team in Florida (RealTrends 2026). This page walks through the Palm River relation, the RSF-3 zoning, the two building waves, recorded sales, taxes, the flood map home by home, Florida homeowners' association law, the building code era and insurance, and Exit 111.
Horse Creek Estates sits north of Immokalee Road and east of U.S. 41, as Business Observer placed it in 2010, at the northwest corner of the Palm River area; it is in unincorporated Collier County, not inside the City of Naples, its mailing city is Naples and its ZIP code is 34110. Road routes from Horse Creek Estates leave Saddlebrook Lane by Cypress Way West, which meets Viking Way, and Viking Way runs east to Palm River Boulevard, which meets Immokalee Road; Saddlebrook Lane also meets Cypress Way at its east end.
Horse Creek Estates is 107 single-family homes on two streets, and the right agent prices each home against its size band, its roll year, its street and the sales record the county holds. Sellers and buyers choose McGreevy and Comisar because we read that record, band by band and era by era, before we talk about a price.

Horse Creek Estates market (Collier County recorded sales, county records through mid-October 2026): 24 qualified recorded sales in 60 months across all brokerages · median $1,100,000 · $815,000 to $1,750,000 · newest qualified sale July 21, 2026
We tracked every qualified recorded sale the county file holds for the 107 homes at Horse Creek Estates, 223 sales from 2004 through mid-October 2026; we read the 2026 county tax roll for all 107 homes; we read the county's address records for all 107 homes; we read the county's parcel records for the community's common tracts; we read the county's copy of the effective FEMA flood map for all 107 homes, along with the county's evacuation-zone map; we read the county's zoning and planned unit development map records for the plat; and we read the Florida statutes that govern homeowners' associations. The 120-month and all-time figures include sales of vacant homesites and the first sales of new homes, not only resales of finished homes.

A seller at Horse Creek Estates gets a price built from the county record for the right size band, the right roll year and the right street, not from a community-wide average. The 60-month window leads, with 24 qualified sales from $815,000 to $1,750,000 at a $1,100,000 median and $409 per county heated square foot, and we say plainly which window we are quoting, because the $815,000 sale in the file was a 2,338 square foot home and the $1,750,000 sale a 3,209 square foot home.
At listing we gather what a buyer is owed under Florida's homeowners' association disclosure law, section 720.401, and because no dues figure appears on any public record we can cite, we have the estoppel certificate requested early. The association must issue an estoppel certificate within 10 business days of a written request (section 720.30851); it states what the home owes. Our Naples home valuation page and our guide to selling a home in Naples set out the steps.
A buyer at Horse Creek Estates gets the questions that matter before the offer. Which of the five county heated size bands is the home in, which street is it on, and which roll year does it carry? What does the home owe the association, when no assessment figure is published on any public record we can cite?
We point each answer at the document that governs it. Leasing and pet terms live in the declaration and the association's rules, the estoppel certificate states what the home owes, and the home's own flood determination, permits and roof records answer the questions the county map cannot.
County recorded sales matter at Horse Creek Estates because the recent counts are modest and every one carries weight. The county file holds 6 qualified sales in the last 12 months, from $815,000 to $1,750,000, with too few for a median; 12 in the last 24 months, at a $1,069,500 median; 13 in the last 36 months, at a $1,099,000 median; and 24 in the last 60 months, at a $1,100,000 median. Of the 13 qualified sales in 36 months, 6 fall in the last 12 months.
These are qualified recorded sales over $100,000 from the county file; a sale the county did not mark as qualified, a sale under $100,000 and any sale recorded after mid-October 2026 are not in these figures. The county file holds 223 qualified sales all-time. The 120-month and all-time figures include sales of vacant homesites and the first sales of new homes, not only resales of finished homes.
Horse Creek Estates homes are priced by size band because the sizes and the sales differ. The county roll puts 2 homes under 2,000 square feet, 38 from 2,000 to 2,499, 37 from 2,500 to 2,999, 27 from 3,000 to 3,499 and 3 at 3,500 and up, so 75 of the 107 homes have 2,000 to 2,999 county heated square feet.
The 36-month record splits the same way. The 2,000 to 2,499 band recorded 5 qualified sales, $815,000 to $1,100,000; the 2,500 to 2,999 band recorded 4, $925,000 to $1,500,000; and the 3,000 to 3,499 band recorded 4, $1,200,000 to $1,750,000. No qualified sale was recorded under 2,000 square feet or at 3,500 and up. We price a home against its own band, roll year, street and condition.
The roll year matters at Horse Creek Estates because the homes arrived in waves. The county roll shows 55 homes with 2006 to 2008 roll years, 33 from 2010 to 2014 and 19 from 2015 on, and none for 2009 or 2020. Roll year is a county record year; the permit date decides which Florida Building Code edition governed a home, and the 2004 code took effect October 1, 2005, the 2007 code March 1, 2009 and the 2010 code March 15, 2012.
In the last 36 months, homes with 2006 to 2008 roll years recorded 9 qualified sales, $815,000 to $1,750,000, 8 of them 2006 roll years. Homes with 2010 to 2014 roll years recorded 2, $1,099,000 and $1,100,000; the 2015 to 2019 group recorded 1, at $1,500,000; and the 2021 to 2025 group recorded 1, at $1,400,000.
The flood map still matters at Horse Creek Estates because shaded Zone X is a moderate flood hazard area, not an absence of flood hazard. On the county's copy of the effective FEMA flood map, all 107 Horse Creek Estates home address points are in shaded Zone X, the 0.2 percent annual chance flood area; none is in Zone AE, AH or unshaded Zone X, and the community's lakes are mapped in Zone AE.
Map readings use the county's address records, which place a point on each parcel or building, not a survey; a lender's flood determination for a specific home governs. Because no Horse Creek Estates home address point is in a special flood hazard area, the flood zone alone does not trigger the federal flood insurance requirement for a federally backed mortgage; a lender may still require coverage, and Citizens requires it by value.
The street matters at Horse Creek Estates for size and for the sales record, and does not matter for the flood map. Saddlebrook Lane holds 84 homes with county heated areas from 1,644 to 4,880 square feet; Cypress Way West holds 23, and no Cypress Way West home is under 2,350 or over 3,439 county heated square feet.
In the last 36 months Saddlebrook Lane recorded 7 qualified sales, $815,000 to $1,500,000, and Cypress Way West recorded 6, $925,000 to $1,750,000. Both streets are entirely in shaded Zone X, and both carry the same 2026 millage.
Florida homeowners' association law gives a Horse Creek Estates buyer three tools worth knowing before an offer. Horse Creek Estates' association is a homeowners' association governed by Chapter 720, Florida Statutes; condominium law does not govern single-family homes like these.
Florida requires a disclosure summary to be presented to a prospective owner "before executing the contract for sale" (s. 720.401). The association must issue an estoppel certificate within 10 business days of a written request (s. 720.30851); it states what the home owes. Under s. 720.3085, a buyer is jointly and severally liable with the previous owner for unpaid assessments, which is why the estoppel certificate matters.

This page is about Horse Creek Estates, the 107-home community on Saddlebrook Lane and Cypress Way West in North Naples 34110. It is not Horse Creek in Fort Myers, the Lee County community by the Orange River, Horse Creek in DeSoto or Charlotte County, the condominium buildings on Horse Creek Drive elsewhere in 34110, Saddlebrook Resort in Wesley Chapel, Saddlebrooke in Arizona, or Quail Creek Estates in North Naples.
A search for "Horse Creek Estates Naples" can return any of those names; every Horse Creek Estates home in this guide is on Saddlebrook Lane or Cypress Way West in 34110.
No record we read places Horse Creek Estates on a river or gives it a park. Horse Creek Estates covers about 88 acres in North Naples, and no boat dock, ramp or river frontage appears on any record we read for it. The Fort Myers community with the similar name is a different place in Lee County, and its details belong to its own page.
Horse Creek Estates in Naples FL is a community of 107 single-family homes on one recorded plat, with county roll years from 2006 to 2025 and county heated areas from 1,644 to 4,880 square feet. It is zoned RSF-3, a residential single-family district, and is not a planned unit development. Saddlebrook Lane holds 84 homes and Cypress Way West holds 23.
Horse Creek Estates is in ZIP code 34110, and its mailing city is Naples, but it is not inside the City of Naples. Every Horse Creek Estates home pays the unincorporated county general levy on its 2026 tax bill, so the community is in unincorporated Collier County with a Naples mailing address. That levy is 0.6844 mills, a line that appears on bills outside city limits.
The homes are on two streets: 84 on Saddlebrook Lane and 23 on Cypress Way West. Only the Cypress Way West homes on the Horse Creek Estates plat count as part of the community; other houses on a street of that name belong to other plats, so a street name alone does not tell a buyer which plat a home is on.
A street named Cypress Way West runs through more than one plat, and only the 23 homes on the Horse Creek Estates plat are counted here. The county's Palm River utility project describes the Palm River neighborhood's streets; no record we read places that work on Saddlebrook Lane or Cypress Way West in Horse Creek Estates.
Road routes from Horse Creek Estates leave Saddlebrook Lane by Cypress Way West, which meets Viking Way, and Viking Way runs east to Palm River Boulevard, which meets Immokalee Road; Saddlebrook Lane also meets Cypress Way at its east end.
Immokalee Road at I-75 (Exit 111) is about 3.5 to 4 road miles from Saddlebrook Lane, about 10 to 11 minutes. The 2010 Business Observer report placed the community east of U.S. 41, and we print road distances only where we measured them.
Drive figures are road estimates measured in November 2026 from Saddlebrook Lane in Horse Creek Estates, without traffic; in season and at rush hour on Immokalee Road, U.S. 41, Vanderbilt Beach Road and I-75, real drives run longer.
Horse Creek Estates covers about 88 acres, the figure Business Observer reported in 2010 and the total of the plat's parcels on the county's parcel map; its 107 homesites run from about 0.21 to 0.44 acre, and about 53 acres are common tracts, including a 6.90-acre tract held by the association.
The 2010 report described "109 single-family lots on 88 acres"; the county roll shows 107 homes and 10 vacant parcels today. We offer no reconciliation of the two counts.
Yes. The county's roll and address records list 107 single-family homes at Horse Creek Estates, 84 on Saddlebrook Lane and 23 on Cypress Way West, and no condominium building, villa or apartment appears among them.
The county roll carries 10 vacant parcels at Horse Creek Estates, most of them small slivers, not a count of buildable lots. Every homesite on the plat but a handful of vacant parcels carries a home on the 2026 county roll, and most of the 10 vacant parcels are small slivers; the newest homes carry 2025 roll years.
No Community Development District levy appears among the 2026 millage lines for Horse Creek Estates' tax area, and no source we read ties the community to a CDD; a CDD bills by non-ad valorem assessment, so the tax bill and the seller's disclosure confirm it. A CDD is a local unit of special-purpose government (s. 190.003).
Every Horse Creek Estates home's 2026 tax bill carries a non-ad valorem charge of $270 at most; the bill names it.
Horse Creek Estates is its own recorded plat, not one of the Palm River Estates units; it sits at the northwest corner of the Palm River area, and its 2026 tax bills carry the Palm River Sidewalk MSTU levy. Its zoning is RSF-3, a residential single-family district.
Data updated: November 2026 (Collier County zoning and planned unit development map records for the Horse Creek Estates plat, read November 6, 2026; Collier County address and parcel records, read November 6, 2026; Collier County 2026 tax roll, millage area 308).
Horse Creek Estates is its own recorded plat, not one of the Palm River Estates units; it sits at the northwest corner of the Palm River area, and its 2026 tax bills carry the Palm River Sidewalk MSTU levy.
The levy is 0.5000 mill. Florida law lets a county create municipal service taxing units for parts of its unincorporated area to provide services including "streets; sidewalks; street lighting" (s. 125.01). We state the levy and its rate, not the unit's boundary or history.
Collier County's zoning map records show Horse Creek Estates zoned RSF-3, a residential single-family district, with no planned unit development covering it; its future land use designation is Urban Residential Subdistrict.
We print no density, setback or lot-size figure from the zoning district; the recorded plat and the association's documents govern what a homeowner may build.
On the county's address records, the streets nearest Horse Creek Estates are the Palm River streets to the east and south, the Imperial golf community's streets to the north and Collier's Reserve's to the west, with the LaPlaya Golf Club course to the southeast.
LaPlaya Golf Club is a private club at 333 Palm River Boulevard, an 18-hole, par 72 course designed by Bob Cupp and opened in 2002 (LaPlaya Golf Club). It is a nearby club, not a Horse Creek Estates amenity, and we print no distance to it.
No golf membership appears on any record we read for Horse Creek Estates. Business Observer's 2010 report described the community as near the La Playa Country Club golf course and nature preserves. Our guide to Naples golf communities covers golf communities.
No boat dock, ramp or river frontage appears on any record we read for Horse Creek Estates. The nearest public ramp we measured is at Cocohatchee River Park, a county park with a boat ramp on Vanderbilt Drive, 5.6 road miles from Saddlebrook Lane, about 15 minutes.
Drive figures are road estimates measured in November 2026 from Saddlebrook Lane in Horse Creek Estates, without traffic. We print no distance to the river itself.
The county flood map shows lakes inside Horse Creek Estates, and the common tracts hold those lakes and other open land; the recorded plat and the association's documents define what each tract is.
Every homesite on the plat but a handful of vacant parcels carries a home on the 2026 county roll, and most of the 10 vacant parcels are small slivers. Nothing in any record we read places new construction inside the plat.
RSF-3 zoning and the community's declaration govern what could be built on any parcel, and both are documents a buyer can request.
Horse Creek Estates arrived in waves. The county roll shows 55 homes with 2006 to 2008 roll years, 37 of them in 2006, none for 2009, 33 from 2010 to 2014 with 16 in 2011, 9 from 2015 to 2019 and 10 from 2021 to 2025. Roll year is a county record year, not a permit date.
Data updated: November 2026 (Collier County public property roll, download dated October 27, 2026; Business Observer, March 25, 2010; D.R. Horton announcement, February 8, 2011; Collier County recorded sales, county records through mid-October 2026, county file dated October 27, 2026, our analysis).

March 2010 | D.R. Horton buys 22 lots from Horse Creek Partners Ltd. |
February 2011 | A D.R. Horton announcement describes six floor plans |
2011 | 16 homes reach the roll, the second-busiest roll year |

April 28, 2026 | The file's highest price, $1,750,000 |

In March 2010, D.R. Horton bought 22 lots in Horse Creek Estates from Horse Creek Partners Ltd., Business Observer reported, describing the community as 109 single-family lots on 88 acres north of Immokalee Road and east of U.S. 41, near the La Playa Country Club golf course and nature preserves (Business Observer, March 25, 2010).
Horse Creek Partners Ltd. appears in this record as the seller of those 22 lots. The report does not call it the original developer, and we do not either.
D.R. Horton bought 22 lots in the community in March 2010, and announced six floor plans there in February 2011. The county roll shows 26 homes with 2010 to 2012 roll years, the years that followed D.R. Horton's 2010 lot purchase.
We attribute no count of homes and no particular home to D.R. Horton; the permit and deed records for each home show who built it.
In February 2011, a D.R. Horton announcement described six floor plans at Horse Creek of about 2,260 to 3,869 square feet and said few homes remained (D.R. Horton announcement, February 8, 2011).
That is a 2011 announcement, not a list of the homes that stand today. The county roll's range, 1,644 to 4,880 square feet, is wider at both ends, and we describe homes by size, never by a plan name.
Who built the first 55 homes, with 2006 to 2008 roll years, and most of the homes added since 2012: Information not available at time of publishing (checked 2026-11-06).
We make no builder claim for any home beyond the 2010 lot purchase, and a buyer who wants a home's builder can ask for its permit history.
The county roll shows no Horse Creek Estates home with a 2009 roll year. The first wave ends with 7 homes in 2008, and the next homes, 4 of them, carry 2010 roll years, the year of D.R. Horton's lot purchase.
The county file holds 8 qualified sales in 2009, but those are build-out rows, not home prices. The record gives no cause for the pause, and we offer none.
Horse Creek Estates was built from 2006 to 2025 on the county roll. The busiest roll year is 2006, with 37 homes, then 2011, with 16.
The newest homes carry 2025 roll years, 2 of them, and no home carries a 2009, 2020 or 2024 roll year. Roll year is a county record year, so a home's permit date, not its roll year, shows which Florida Building Code edition governed it.
The county file shows 2005 as the busiest sales year, with 32 qualified sales before any home stood on the roll, and 27 more in 2006, when 37 homes reached the roll.
The county file does not separate a vacant homesite sale from a finished home sale. Through 2008, while the first 55 homes were being built, and again during the 2010 to 2012 building wave, many qualified sales were homesite sales, so the 2004 to 2012 rows describe the community's build-out, not home prices; later rows with lows far below the year's other sales, such as 2016, 2018 and 2020, likely hold homesite sales too.
Every homesite on the plat but a handful of vacant parcels carries a home on the 2026 county roll, and most of the 10 vacant parcels are small slivers; the newest homes carry 2025 roll years.
Horse Creek Estates' county record gives a clear starting number: 24 qualified recorded sales in the 60 months through mid-October 2026, at a $1,100,000 median. If you are selling, get a free home valuation; if you are buying, see how we represent buyers. We price a home from that window, then by its size band, roll year and street, never from a community-wide average.

Horse Creek Estates' 107 homes have county heated areas from 1,644 to 4,880 square feet, and 75 of the 107 fall between 2,000 and 2,999. The county roll records no bedroom count; listing descriptions for Horse Creek Estates homes describe three and four-bedroom plans, some with a den or loft.

County heated area at Horse Creek Estates runs from 1,644 to 4,880 square feet. The county roll sorts the 107 homes into five size bands:

75 of the 107 homes have 2,000 to 2,999 county heated square feet; 30 have 3,000 or more.
Horse Creek Estates homes run from 1,644 to 4,880 county heated square feet, with an average of about 2,769. The middle of the range holds most of the community: 75 of the 107 homes have 2,000 to 2,999 county heated square feet, 38 of them in the 2,000 to 2,499 band and 37 in the 2,500 to 2,999 band.
The roll repeats some sizes: nine homes carry 3,407 county heated square feet, with roll years from 2006 to 2022, and five carry 2,232, all with 2010 to 2012 roll years.
The county roll does not record bedrooms; listing descriptions for Horse Creek Estates homes describe three and four-bedroom plans, some with a den or loft.
Listing descriptions describe mostly one-story homes with tile roofs and screened pool areas; at least one home has a loft. The county roll holds no story count, so a buyer confirms a home's layout from the listing, the floor plan and the home itself.
In February 2011, a D.R. Horton announcement described six floor plans at Horse Creek of about 2,260 to 3,869 square feet and said few homes remained. That is a 2011 announcement, not a list of the homes that stand today.
The county roll's range, 1,644 to 4,880 square feet, is wider at both ends. We describe homes by size, such as the 2,260 square foot end of the 2011 plan range, never by a plan name.
Listing living areas often differ from county heated area because listings may measure differently; the county roll's heated area is the figure used throughout this guide.
Listing descriptions often mention tile roofs, private screened pools, two or three-car garages, impact glass or shutters on some homes, and lake, canal or preserve views behind some lots; each home differs, and the listing and inspection decide.
Listing descriptions mention lake, canal or preserve views behind some lots, and the county flood map shows lakes inside Horse Creek Estates. Which lots back onto a lake, preserve or canal, lot by lot: Information not available at time of publishing (checked 2026-11-06).
Homesites run from about 0.21 to 0.44 acre on the county's parcel map, with a median of about 0.26 acre. The community as a whole covers about 88 acres, with about 53 acres of common tracts.
The two waves differ in count, size range and code edition. The first wave is 55 homes with 2006 to 2008 roll years; the second is 33 homes with 2010 to 2014 roll years. On Saddlebrook Lane the first wave runs 2,142 to 3,634 square feet and the second 1,944 to 3,407; on Cypress Way West the first runs 2,439 to 3,209 and the second 2,350 to 3,439.
Horse Creek Estates' homes span several Florida Building Code editions: the 2004 code took effect October 1, 2005, the 2007 code March 1, 2009, the 2010 code March 15, 2012, and later editions from 2015 on; each home's permit shows the edition that governed it. We make no builder claim for either wave beyond the 2010 lot purchase.
The newest Horse Creek Estates homes carry roll years from 2021 to 2025, and there are 10 of them: 5 with 2021 roll years, 2 with 2022, 1 with 2023, none with 2024 and 2 with 2025. Nine are on Saddlebrook Lane, running 2,512 to 4,880 square feet, and one is on Cypress Way West, at 3,171.
The largest home on the roll, 4,880 square feet, carries a 2021 roll year.
For a home with a 2006 to 2008 roll year, a buyer checks the roof covering and age, the window and door protection, and the permits for any later work. For a home with a 2010 to 2014 roll year, the questions are the same, and the permit date shows which code edition applied. For a home with a 2015 to 2025 roll year, the permit and the home's wind mitigation report are the documents to request. A wind mitigation inspection documents roof-to-wall connections and opening protection home by home.
Horse Creek Estates' 107 homes sit on two streets: Saddlebrook Lane with 84 homes and Cypress Way West with 23. Both streets are in shaded Zone X on the county's flood map, and they differ in size range and roll-year mix: no Cypress Way West home is under 2,350 or over 3,439 county heated square feet.

All 84 home address points are in shaded Zone X, 77 on panel 12021C0191J and 7 on panel 12021C0192J. In the last 36 months Saddlebrook Lane recorded 7 qualified sales, $815,000 to $1,500,000. Saddlebrook Lane also meets Cypress Way at its east end.
Cypress Way West holds 23 of the homes, with county heated areas from 2,350 to 3,439 square feet. By wave, 15 homes carry 2006 to 2008 roll years, 7 carry 2010 to 2014, none carry 2015 to 2019 and 1 carries a 2021 to 2025 roll year, at 3,171 square feet.
All 23 home address points are in shaded Zone X, on panel 12021C0191J. In the last 36 months Cypress Way West recorded 6 qualified sales, $925,000 to $1,750,000. Only the Cypress Way West homes on the Horse Creek Estates plat are counted.
Saddlebrook Lane holds the full range: both homes under 2,000 square feet, all 3 homes at 3,500 and up, and the 4,880 square foot top of the roll. Cypress Way West's homes sit between 2,350 and 3,439 square feet, with 7 in the 2,000 to 2,499 band, 11 in the 2,500 to 2,999 band and 5 in the 3,000 to 3,499 band.
Saddlebrook Lane holds 22 of the 27 homes in the 3,000 to 3,499 band.
Saddlebrook Lane holds nearly all of the newer homes. It has 9 homes with 2015 to 2019 roll years and 9 with 2021 to 2025, while Cypress Way West has none from 2015 to 2019 and 1 from 2021 to 2025.
The county's parcel records list one association as the owner of the community's common tracts. How the declaration and the association govern both streets is confirmed by those documents, which a seller delivers with the disclosure summary Florida requires under s. 720.401, and by the association itself.
No. On the county's copy of the effective FEMA flood map, all 84 Saddlebrook Lane home address points and all 23 Cypress Way West home address points are in shaded Zone X, and none is in Zone AE, AH or unshaded Zone X. The streets differ only in panel: Saddlebrook Lane has 77 homes on panel 12021C0191J and 7 on panel 12021C0192J, and Cypress Way West has all 23 on panel 12021C0191J, effective February 8, 2024.
Map readings use the county's address records, which place a point on each parcel or building, not a survey; a lender's flood determination for a specific home governs.
The county's tax tables treat Horse Creek Estates as one group, so we print no street tax figure. All 107 homes are in millage area 308 at 9.9721 mills for 2026. The median 2026 county roll just value is $824,673 ($628,245 to $1,169,423), and the median total 2026 tax bill is $6,494 ($270 to $11,323).
Saddlebrook Lane recorded 7 qualified sales in the last 36 months, $815,000 to $1,500,000; Cypress Way West recorded 6, $925,000 to $1,750,000. These are qualified recorded sales over $100,000 from the county file, through mid-October 2026; sales the county did not mark as qualified are not counted.

Horse Creek Estates is not described as gated in any record we read: listing records describe it as a non-gated community, and the road route in from Palm River Boulevard shows no gate on the map records we read. No clubhouse, community pool or park appears on any record; the association's land is common tracts, including the lakes.
Data updated: November 2026 (Collier County address and parcel records, read November 6, 2026; listing records; road estimates measured November 2026 from Saddlebrook Lane in Horse Creek Estates).
We read the county's address records for all 107 homes and the county's parcel records for the community's common tracts. The table sets out what each amenity statement rests on.

Horse Creek Estates is not described as gated in any record we read: listing records describe it as a non-gated community, and the road route in from Palm River Boulevard shows no gate on the map records we read. A buyer who needs certainty about access asks the seller and the association, because no gate procedure appears on any record we read.
No clubhouse, community pool, park, playground, tennis court, boat dock or ramp appears on the county roll or any record we read for Horse Creek Estates; the association's land is common tracts, including the community's lakes. If a listing mentions a shared facility, ask the seller to name the document that confirms it.
No park, playground or tennis court appears on the county roll or any record we read for Horse Creek Estates. A public option on our drive table is Veterans Community Park, 1895 Veterans Park Drive, which lists pickleball, tennis, racquetball and bocce courts, ball fields, a playground and pavilions, about 1.5 road miles and about 6 minutes from Saddlebrook Lane. North Collier Regional Park, 15000 Livingston Road, is 4.5 road miles and about 14 minutes away.
Listing records describe sidewalks and street lights, and Horse Creek Estates' tax bills carry the Collier County Lighting levy (0.1025 mill) and the Palm River Sidewalk MSTU levy (0.5000 mill). Florida law lets a county create municipal service taxing units for parts of its unincorporated area to provide services including "streets; sidewalks; street lighting" (s. 125.01). The tax bill names each levy, so the bill is where an owner confirms what is charged.
The county flood map shows lakes inside Horse Creek Estates, and the common tracts hold those lakes and other open land; the recorded plat and the association's documents define what each tract is.
No golf membership appears on any record read for Horse Creek Estates. LaPlaya Golf Club, 333 Palm River Blvd, is a nearby private club with an 18-hole, par 72 course designed by Bob Cupp and opened in 2002, according to the club's site; the county's address records place its course to the southeast of Horse Creek Estates. Membership is the club's to offer, so a buyer who wants golf asks the club directly. Our Naples golf communities guide sorts the county's club communities and public play.
Veterans Community Park is about 1.5 road miles and about 6 minutes away, and North Collier Regional Park, 15000 Livingston Road, is 4.5 road miles and about 14 minutes. Delnor-Wiggins Pass State Park, a Florida state park in North Naples with a beach and boat ramp, is 5.0 road miles and about 15 minutes. Barefoot Beach Preserve, 10.1 road miles and about 22 minutes, has 342 acres and 8,200 feet of beach and is described as "one of the last undeveloped barrier islands on Florida's southwest coast". Park, beach and preserve rows are measured to the place's mapped point, not a gate. Drive figures are road estimates measured in November 2026 from Saddlebrook Lane in Horse Creek Estates, without traffic; in season and at rush hour on Immokalee Road, U.S. 41, Vanderbilt Beach Road and I-75, real drives run longer.
Whether the association maintains any shared recreation area, how each common tract is used, and any community rules for the lakes: Information not available at time of publishing (checked 2026-11-06). The recorded plat, the association's declaration and its rules answer each of these, and a seller can provide them to a buyer before the inspection period ends.
Horse Creek Estates' association is a homeowners' association under Chapter 720 of the Florida Statutes, the law for communities where membership is mandatory and unpaid assessments can become a lien on the home (s. 720.301). The county's parcel records list the association as owner of the community's common tracts, including a 6.90-acre tract.
Data updated: November 2026 (Collier County parcel records, read November 6, 2026; Florida Statutes Chapter 720, 2025 statutes, read November 6, 2026).
We read the county's parcel records for the community's common tracts and the Florida statutes that govern homeowners' associations. The table holds what those records show.

Statute reference: s. 720.303, records, meetings and website duty.
Horse Creek Estates Homeowners Association Inc. (as the county's parcel records list the owner of the community's common tracts). That name comes from the county's parcel records for the common tracts. Everyday searches say "Horse Creek Estates HOA"; the association itself, its declaration and its estoppel certificates are the documents that confirm the exact legal name an owner or title company uses.
The county's parcel records send the association's mail in care of Sandcastle Community Management in Naples (Sandcastle Community Management); confirm the current manager with the association. A mailing line on a parcel record shows where the county sends a notice, not who runs day-to-day operations today, and associations change managers, so the association is the source for who to call about a violation notice, a records request or an estoppel request.
Horse Creek Estates' association is a homeowners' association under Chapter 720 of the Florida Statutes, and the plat holds 107 single-family homes with no condominium building on it. An owner holds a home and its homesite, while the county's parcel records show the association as owner of the common tracts. Under s. 720.301, an association is one in which "membership is a mandatory condition of parcel ownership" and whose unpaid assessments "may become a lien on the parcel".
Whether the association answers to a master association, and the address of its website or app: Information not available at time of publishing (checked 2026-11-06). Whether any master association exists is stated in the association's documents, and the HOA disclosure summary a seller gives a buyer under s. 720.401 is the first place a buyer finds out.
Florida law requires an association with 100 or more parcels to post its articles, bylaws, declaration and amendments, current rules and executory contracts on a website or app with a protected owners' section; the duty applies by January 1, 2025 under s. 720.303. The roll counts 107 homes and 10 vacant parcels at Horse Creek Estates, so the line is within reach on the county's count. The association gives the owner the web address.
Under s. 720.303, notice of a board meeting must be posted 48 hours ahead or mailed 7 days ahead. A Horse Creek Estates owner who wants a record asks the association in writing and keeps the date of the request.
Under s. 720.306, a person delinquent in any fee, fine or other monetary obligation on the last nomination day may not seek election to the board. It applies to every Chapter 720 association, Horse Creek Estates' included.
Under s. 720.3033, a director must obtain an education certificate within 90 days after election or appointment. The certificate is a statutory requirement for the person holding the seat, and it is a record an owner can ask the association about.
A seller provides the HOA disclosure summary required by s. 720.401 and the association's governing documents; the association is the other source, and the recorded declaration sits in Collier County's official records. Ask for the declaration, every recorded amendment, the rules, the current budget and any architectural guidelines before you sign, because those documents, not listing copy, set what an owner may do.
Horse Creek Estates' rules come from the association's declaration, its recorded amendments and its rules, not from listing copy. Florida law limits what documents may ban, such as portable flags and grills, and sets how fines work. Lease terms, pet limits and approvals are confirmed with the association and the seller.
Data updated: November 2026 (Florida Statutes sections 720.305, 720.3075 and 196.011, 2025 statutes, read November 6, 2026).
We read the Florida statutes that govern homeowners' associations. The table shows who decides each topic and where a buyer gets the answer.
Topic | Governing document | Florida law | Where to get it |
|---|---|---|---|
Leasing | Declaration, rules and recorded amendments | None cited; the documents decide | Seller's documents; association |
Pets | Declaration and association rules | Federal fair housing rules for assistance animals | Association rules |
Vehicles, boats and driveways | Declaration and association rules | s. 720.3075 limits what documents may ban | Association rules |
Architecture, paint, roofs, fences, pools, solar and shutters | Declaration and any published guidelines; the association's review process | None cited; the documents decide | Association guidelines |
Fines | Declaration and association rules | s. 720.305 | Association; statute |
The declaration, the association's rules and any recorded amendments set the leasing terms, and no Horse Creek Estates leasing term appears on any record we read. A buyer who plans to lease reads the leasing article of the declaration and every recorded amendment before signing a contract, and asks the association in writing for the current rules.
The declaration and the association's rules decide both questions. Horse Creek Estates' minimum lease term, leases per year, any tenant or buyer approval, pet limits, vehicle and boat rules and architectural guidelines: Information not available at time of publishing (checked 2026-11-06). The seller's documents and the association carry the declaration, amendments and rules that answer them, and a buyer asks for them in writing before the inspection period ends.
Yes, in general: a home rented out is generally not the owner's permanent residence, and the property appraiser decides homestead eligibility each year; s. 196.011 sets the annual application. The 2026 county roll shows 79 of Horse Creek Estates' 107 homes homestead-exempt, a tax fact and not a statement about any owner.
The declaration and the association's rules decide whether the association approves a buyer or a tenant, what it requires and how a request is made. A buyer asks for them in writing before the inspection period ends. No approval process or timing is stated on any public record we read for Horse Creek Estates.
Pet rules at Horse Creek Estates are set by the declaration and the association's rules; ask for the current rules before you sign. Assistance animals are different: federal fair housing rules govern them, not a pet limit, so a request for an assistance animal goes to the association under those federal rules, and the association's pet limits do not decide it.
The declaration and rules decide, within Florida law; no Horse Creek Estates vehicle, boat or driveway rule appears on any record we read. Section 720.3075 limits what documents may ban, and the protections it lists are flags, energy sources and appliances, not a rule on parking a boat or truck. Ask the association for its vehicle and driveway rules and keep a copy.
Architectural review applies only as the declaration or the published guidelines provide. Ask the association for its guidelines and its application form before you plan a fence, a pool, a paint change, a roof replacement, shutters, solar panels or any exterior addition, and keep the written approval with the home's records. A buyer asks for the permit and the approval on any addition a seller made.
Under s. 720.3075, documents "may not preclude" up to two portable removable flags, energy types or fuel sources served by authorized utilities, or appliances such as a stove or grill using them. Fines are handled separately: under s. 720.305, fines and suspensions need notice and an opportunity for a hearing before a committee of members who are not on the board.
Horse Creek Estates recorded 24 qualified sales in the 60 months through mid-October 2026, from $815,000 to $1,750,000, at a $1,100,000 median and $409 per county heated square foot. The last 12 months hold 6 qualified sales over the same range, too few for a median, so each window must be read by its count.
Data updated: November 2026 (Collier County recorded sales, county records through mid-October 2026, county file dated October 27, 2026, our analysis).
We tracked every qualified recorded sale the county file holds for the 107 homes at Horse Creek Estates, 223 sales from 2004 through mid-October 2026. A median is printed only where a window holds 10 or more sales.

All time | 2004 to Jul 21, 2026 | 223 | $175,000 to $1,750,000 | $524,500 | not printed |
The 120-month and all-time figures include sales of vacant homesites and the first sales of new homes, not only resales of finished homes.
These are qualified recorded sales over $100,000 from the county file; a sale the county did not mark as qualified, a sale under $100,000 and any sale recorded after mid-October 2026 are not in these figures. One other priced deed in the last 36 months, recorded October 18, 2023, was not marked as a qualified sale by the county and is left out of every figure here. The county file holds 6 qualified sales at Horse Creek Estates in the 12 months to October 16, 2026, from $815,000 to $1,750,000, dated December 3 and 10, 2025 and January 5, April 28, June 25 and July 21, 2026. With fewer than 10 sales, no median is printed; a median of 6 sales would describe those homes, not the community. The newest qualified sale in the file is dated July 21, 2026.
The 24 months to October 16, 2026 hold 12 qualified sales, from $815,000 to $1,750,000, at a $1,069,500 median and $409 per county heated square foot. The 36 months hold 13, over the same range, at a $1,099,000 median and $407 per square foot. Six of the 13 qualified sales of the last 36 months fall in the last 12 months, so the longer windows add one more sale, dated May 7, 2024, to the 24-month count.
These are all 13 qualified recorded sales the county file holds for Horse Creek Estates between October 16, 2023 and October 16, 2026, with each home's county heated size, roll year and street. No buyer or seller is named, and no sale is tied to a street number.

By county heated size, the 36 months hold 5 sales from 2,000 to 2,499 square feet, $815,000 to $1,100,000; 4 sales from 2,500 to 2,999, $925,000 to $1,500,000; and 4 sales from 3,000 to 3,499, $1,200,000 to $1,750,000. No qualified sale was under 2,000 or at 3,500 and up. Four or five sales per band describe those sales and not the band.
By roll-year era, the 36 months hold 9 sales of homes with 2006 to 2008 roll years, $815,000 to $1,750,000, 8 of them with 2006 roll years; 2 sales of homes with 2010 to 2014 roll years, $1,099,000 and $1,100,000; 1 sale of a home with a 2015 to 2019 roll year, $1,500,000; and 1 sale of a home with a 2021 to 2025 roll year, $1,400,000. By street, Saddlebrook Lane recorded 7 sales, $815,000 to $1,500,000, and Cypress Way West recorded 6, $925,000 to $1,750,000.
The 60 months from October 16, 2021 to October 16, 2026 hold 24 qualified sales at Horse Creek Estates, from $815,000 to $1,750,000, at a $1,100,000 median and $409 per county heated square foot. It is the figure we lead with when we price a Horse Creek Estates home, read beside the individual sales of the same size, roll year and street.
The 120 months from October 16, 2016 to October 16, 2026 hold 66 qualified sales, from $185,000 to $1,750,000, at a $717,000 median. From 2004 to July 21, 2026 the county file holds 223 qualified sales, from $175,000 to $1,750,000, at a $524,500 median. The 120-month and all-time figures include sales of vacant homesites and the first sales of new homes, not only resales of finished homes, which is why the 60-month median ($1,100,000) sits higher than the 120-month median ($717,000).
The table holds every year with a qualified sale over $100,000 in the county file. Years with fewer than 10 sales carry no median.
Year | Sales | Low | High | Median |
|---|---|---|---|---|
2004 | 3 | $560,000 | $600,000 | under 10 |
2005 | 32 | $175,000 | $698,500 | $229,000 |

2026 | 4 | $1,000,000 | $1,750,000 | under 10 |
The 120-month and all-time figures include sales of vacant homesites and the first sales of new homes, not only resales of finished homes.
2005 is the busiest year on the file, with 32 qualified sales before any home stood on the roll, so those are homesite-era sales; 2006 and 2011 each hold 27, also build-out rows. The file's highest price is $1,750,000, for a 3,209 square foot home with a 2006 roll year, on April 28, 2026. The 36-month low of $815,000 is a 2,338 square foot home with a 2006 roll year, sold December 10, 2025. 2021 holds the first yearly high over $1 million, $1,150,000, and is the last year with 10 or more qualified sales, 10, at an $824,500 median. Every qualified sale since 2022 is $815,000 or more. Nine of the 13 qualified sales of the last 36 months were homes with 2006 to 2008 roll years.
Qualified sales per year since 2021 run 10, 6, 4, 1, 8 and 4, the last figure for 2026 through mid-October. A window's count matters more than its median. The 6 sales of the last 12 months are the deepest recent evidence, and each is best read by size, roll year and street, not as a community average.
In the last 36 months, 3 qualified sales were under $1,000,000, at $815,000, $925,000 and $965,000, and each was a home with a 2006 roll year of 2,338 to 2,777 county heated square feet. One more sale was recorded at exactly $1,000,000, on July 21, 2026. These are closed prices on the record, not a forecast.
County recorded sales are the standard in this guide because they are closed prices on the public record, while asking prices and days on market change daily and are not public records. A listing price is what a seller asks; a recorded sale is what a buyer paid. Multiple Listing Service fields such as asking price, days on market and the association fee field are not public records and were not pulled for this guide (checked 2026-11-06); every price figure here is a Collier County qualified recorded sale. The county file records the closing date, not when a home was listed, so it cannot measure days on market. Ask us for a current read of active and pending homes at Horse Creek Estates.
Horse Creek Estates' association assessment is set by its annual budget and stated on the estoppel certificate a title company orders before closing, and no fee figure is published on any public record we can cite. No Community Development District levy appears among the 2026 millage lines, and each bill carries a non-ad valorem charge of $270 at most.

Horse Creek Estates' association assessment is set by its annual budget and stated on the estoppel certificate a title company orders before closing. The current assessment, its billing schedule, what it covers, and any capital contribution or transfer charge on a sale: Information not available at time of publishing (checked 2026-11-06). Listing copy that quotes a figure is not a public record, so a buyer asks the seller for the current budget and the estoppel certificate required by s. 720.30851, which carry the actual amounts for that home.
The association's annual budget states what the assessment pays for, and the seller or the association provides it; no inclusion list is published on any public record we can cite. Where owners must pay mandatory fees to an entity, s. 720.3086 also applies to its financial report, so ask for the current budget and any financial report together.
No Community Development District levy appears among the 2026 millage lines for Horse Creek Estates' tax area, and no source we read ties the community to a CDD; a CDD bills by non-ad valorem assessment, so the tax bill and the seller's disclosure confirm it. A CDD is a local unit of special-purpose government under s. 190.003. Every Horse Creek Estates home's 2026 tax bill carries a non-ad valorem charge of $270 at most; the bill names it, and the 2026 bill also carries the Palm River Sidewalk MSTU levy of 0.5000 mill.
The declaration decides whether any capital contribution or transfer charge is due on a sale, and the estoppel certificate states what the home owes at closing. No figure is published on any public record for Horse Creek Estates. Ask the seller or the title company to request the estoppel certificate early in the contract period, and read the declaration's article on assessments.
No special assessment figure appears on any record we read for Horse Creek Estates, and none is printed here. Ask the seller and the association directly: the estoppel certificate states amounts owed by the home, including any assessment already levied. The disclosure summary required by s. 720.401 must state that "YOU WILL BE OBLIGATED TO PAY ASSESSMENTS TO THE ASSOCIATION", so a buyer reads it before signing.
The association must issue an estoppel certificate within 10 business days of a written or electronic request, and the association designates on its website where requests go; the certificate states the regular assessment, the paid-through date and amounts owed (s. 720.30851). It fixes the home's assessment status as of its date, so a title company relies on it to collect what is due at closing. No fee figure is printed here; order it early in the contract period.
Before closing, a Horse Creek Estates buyer should have the HOA disclosure summary under s. 720.401, the association's current budget, the estoppel certificate, the declaration with every recorded amendment, the rules and architectural guidelines, the insurance and claims history for the home, the elevation certificate if one exists, and the permits for the roof and any additions. Order the estoppel certificate and the documents early, because each takes time to assemble.
Horse Creek Estates' association operates under Chapter 720 of the Florida Statutes, which governs records, meetings, fines, elections, assessments and buyer disclosure for homeowners' associations. The statute lines here are the 2025 statutes as read, and each is cited by section so an owner or buyer can check it against the association's own documents.
Data updated: November 2026 (Florida Statutes sections 720.301, 720.303, 720.305, 720.3075, 720.3085 and 720.401, 2025 statutes, read November 6, 2026).
We read the Florida statutes that govern homeowners' associations. These lines state the law, and the association's declaration and rules say how it applies at Horse Creek Estates.
Florida requires a disclosure summary to be presented to a prospective owner "before executing the contract for sale" (s. 720.401). The required wording includes "YOU WILL BE OBLIGATED TO PAY ASSESSMENTS TO THE ASSOCIATION" and that failure to pay "COULD RESULT IN A LIEN ON YOUR PROPERTY". For a Horse Creek Estates purchase, the seller or the seller's agent delivers the summary with the association's governing documents, and a buyer keeps the date of receipt.
Under s. 720.3085, a buyer is jointly and severally liable with the previous owner for unpaid assessments, which is why the estoppel certificate matters. The certificate states what the home owes as of its date, and a title company collects what is due at closing, so a buyer should see it before the contract's deadlines pass.
Under s. 720.305, fines and suspensions need notice and an opportunity for a hearing before a committee of members who are not on the board. The declaration and the association's rules set what a violation costs; an owner who receives a notice keeps it and asks for the hearing.
Rules change through the process the declaration sets, and every recorded amendment is a public document an owner or buyer can request. Because no Horse Creek Estates rule appears on any public record we read, a buyer asks the association for the declaration with all recorded amendments and the current rules, and asks when the most recent amendment was recorded.
Under s. 720.3075, governing documents "may not preclude" up to two portable removable flags, energy types or fuel sources served by authorized utilities, or appliances such as a stove or grill using them. Anything outside that list is a question for the declaration and the rules.
By January 1, 2025, an association with 100 or more parcels must post its articles, bylaws, declaration and amendments, current rules and executory contracts on a website or app with a protected owners' section (s. 720.303). The roll counts 107 homes and 10 vacant parcels at Horse Creek Estates. The association gives its owners the web address.
Under s. 720.301, "governing documents" means the recorded declaration with amendments, the articles of incorporation and the bylaws. A buyer asks for all of them, with every recorded amendment, before signing.
Horse Creek Estates' 107 homes sit in millage area 308, where the 2026 rate totals 9.9721 mills. The 2026 county roll puts the median total tax at $6,494, from $270 to $11,323, and the median 2026 county roll just value at $824,673. Every bill carries a non-ad valorem charge of $270 at most.

Twelve levies make up millage area 308's 9.9721 mills: Collier County's General Fund (3.0107), Collier County Lighting (0.1025), the unincorporated county general levy (0.6844), the water pollution control program (0.0246), Conservation Collier (0.1772) and the Palm River Sidewalk MSTU (0.5000); the South Florida Water Management District (0.0948) and Big Cypress Basin (0.0978); the school board's state and local levies (1.8990 plus 2.2480); Collier Mosquito Control (0.1331); and North Collier Fire Control (1.0000). Every Horse Creek Estates home pays the unincorporated county general levy on its 2026 tax bill, so the community is in unincorporated Collier County with a Naples mailing address.
The 2026 county roll puts the median total tax at Horse Creek Estates at $6,494, with bills from $270 to $11,323 across the 107 homes. The county tables give the plat as one group, so no street or size-band tax figure is printed. A buyer's own first bill depends on the purchase, not on the seller's bill.
The roll's median bill ($6,494) sits under the about $8,224 no-exemption example because 79 of the 107 homes are homesteaded and capped assessed values run under just value. A buyer's first bill resets toward just value after the sale.
Horse Creek Estates' 2026 tax bills carry the North Collier Fire Control and Rescue District levy, 1.0000 mill. On the $824,673 median just value in the hypothetical example, the district's share is about $825. The county tax roll is the record that names the district.
The Palm River Sidewalk MSTU is a 0.5000 mill levy on Horse Creek Estates' 2026 tax bills, about $412 on the $824,673 median just value in the hypothetical example. Florida law lets a county create municipal service taxing units for parts of its unincorporated area to provide services including "streets; sidewalks; street lighting" (s. 125.01). The levy appears on the bill; this page does not describe the MSTU's ordinance, boundary or history.
Every Horse Creek Estates home's 2026 tax bill carries a non-ad valorem charge of $270 at most; the bill names it. Non-ad valorem assessments are those "not based upon millage" (s. 197.3632). The full 2026 bill for each home is the ad valorem tax at 9.9721 mills on its taxable value plus that charge, and the bill is the record that states what the charge is.
The 2026 county roll shows 79 of Horse Creek Estates' 107 homes homestead-exempt, 74 percent. That share is a tax fact: it tells a seller and a buyer how many current bills carry the homestead exemption and the Save Our Homes cap, and so why bills differ across homes of similar size. It is not a statement about any owner.
Florida's homestead exemption needs title and permanent residence and an application to the property appraiser (s. 196.011 sets the annual application). A homestead's assessed value is capped from year to year under Save Our Homes, and a sale resets assessed value. No exemption amount, cap percentage or filing date is printed here; the property appraiser states the current figures and the deadline for the year.
Not necessarily. The homestead cap resets on a change of ownership, so the buyer's assessment moves toward the 2026 county roll just value after the sale. As a hypothetical, ad valorem only, no exemption, at the $824,673 median just value: about $8,224, plus the home's non-ad valorem charge of $270 at most. Each $100,000 of taxable value costs about $997 at 9.9721 mills.

Horse Creek Estates' 107 homes are all in shaded Zone X on the county's copy of the effective FEMA flood map, the 0.2 percent annual chance flood area, while the community's lakes are mapped in Zone AE. The community is in Evacuation Zone C. A map zone describes a location on a map, not what any storm will do.
Data updated: November 2026 (county copy of the effective FEMA flood map panels 12021C0191J and 12021C0192J, read November 6, 2026; Collier County evacuation zone map, read November 6, 2026; Collier County address records, read November 6, 2026).
We read the county's copy of the effective FEMA flood map for all 107 Horse Creek Estates home address points and the county's evacuation-zone map, and we matched each home to the county's address records for Saddlebrook Lane and Cypress Way West. Horse Creek Estates' homes sit on FEMA panels 12021C0191J (100 homes) and 12021C0192J (7 homes), effective February 8, 2024.
The count of homes by street, zone and panel, with no house number matched to any zone:

|---|---|---|---|---|---|
Saddlebrook Ln | 84 | 84 | 0 | 77 | 7 |

Total | 107 | 107 | 0 | 100 | 7 |
Map readings use the county's address records, which place a point on each parcel or building, not a survey; a lender's flood determination for a specific home governs.
One zone covers the homes. All 107 Horse Creek Estates home address points are in shaded Zone X, with none in Zone AE, AH or unshaded Zone X, and the community's lakes are mapped in Zone AE. Saddlebrook Lane's 84 homes and Cypress Way West's 23 read the same way. No house number is printed beside a zone here, because the zone for one home belongs on that home's own flood determination. Map readings use the county's address records, which place a point on each parcel or building, not a survey; a lender's flood determination for a specific home governs.
FEMA's flood zone glossary describes shaded Zone X as a "moderate flood hazard area" between the limits of the base flood and the 0.2 percent annual chance flood. It is a designation for a map area, and it does not say water cannot reach a property. At Horse Creek Estates, that is the designation on the county's copy of the map for all 107 home address points. Heavy rain can pond on roads, lawns and driveways in any zone, so the zone is one input to a buyer's flood question, not the whole answer.
The county flood map shows lakes inside Horse Creek Estates, and the community's lakes are mapped in Zone AE. FEMA's glossary describes Zone AE as a special flood hazard area with a 1 percent annual chance flood. A water body mapped in Zone AE and homes mapped in shaded Zone X can sit in the same community, which is what the county's copy shows here. This guide prints no distance to a zone edge and no elevation figure; the home's own flood determination and elevation certificate answer that question.
Horse Creek Estates' homes sit on FEMA panels 12021C0191J (100 homes) and 12021C0192J (7 homes), effective February 8, 2024. By street, Saddlebrook Lane has 77 homes on panel 12021C0191J and 7 on 12021C0192J, and Cypress Way West has all 23 of its homes on panel 12021C0191J. Flood maps are revised from time to time, so a buyer confirms the effective panel and zone for a home on the lender's determination at contract time. That determination, not a county copy, is the document the lender uses.
A ZIP code is a mailing area, not a FEMA designation, so 34110 as a whole is not one flood zone; the map assigns zones place by place. On the county's copy of the map, all 107 Horse Creek Estates home address points are in shaded Zone X. Because no Horse Creek Estates home address point is in a special flood hazard area, the flood zone alone does not trigger the federal flood insurance requirement for a federally backed mortgage; a lender may still require coverage, and Citizens requires it by value.
Map readings use the county's address records, which place a point on each parcel or building, not a survey; a lender's flood determination for a specific home governs. The lender orders its own determination for the home's location. A reading that differs from the county copy is a reason to ask for the determination and any elevation certificate early.
Elevation certificates and finished-floor elevations for Horse Creek Estates homes, and where the county's Coastal High Hazard Area line falls relative to the community: Information not available at time of publishing (checked 2026-11-06). A seller may hold a certificate for the home, and a lender or an insurer may ask for one. An owner can also commission a new one from a licensed surveyor. Ask for the document for the specific home rather than relying on a community-wide statement.
Horse Creek Estates is in Collier County Evacuation Zone C. Florida's Know Your Zone program says "Evacuation zones are designated from A to F," that Zone A is generally evacuated first, and that "Not all evacuations zones are always ordered." Owners follow evacuation orders for their own zone letter. An evacuation zone letter and a FEMA flood zone letter come from different maps and answer different questions.
FEMA's Risk Rating 2.0 prices National Flood Insurance Program policies by flood frequency, flood type, distance to a water source, elevation and rebuilding cost, not by zone. FEMA lists the method as fully implemented April 1, 2023, with most annual increases limited to 18 percent. This guide prints no premium figure.
Horse Creek Estates' 90 homes with 2006 to 2016 roll years were on the roll when Irma came ashore in 2017, and the rest of the 107 arrived later. The figures here are county-wide and area measurements from the National Hurricane Center and the National Weather Service, not statements about damage at Horse Creek Estates.
Data updated: November 2026 (National Hurricane Center tropical cyclone report for Irma; National Weather Service Miami event summaries for Ian, Helene, Debby and Milton; Collier County 2026 roll, read November 6, 2026; Florida Division of Emergency Management Know Your Zone).

Horse Creek Estates' 90 homes with 2006 to 2016 roll years were on the roll when Irma came ashore near Marco Island on September 10, 2017. The National Hurricane Center's Irma report records a category 3 landfall, at least 88 buildings destroyed and 1,500 badly damaged county-wide, and a 123-kt gust at the Naples Municipal Airport.
Ian made landfall at Cayo Costa as a category 4 on September 28, 2022. The NWS Ian summary describes wind damage as "mainly confined to trees/fences/screens." The National Weather Service's Ian summary lists storm surge flooding along the Cocohatchee River and Palm River areas; that is an area statement, and no record we read reports what happened on Saddlebrook Lane or Cypress Way West.
Helene's center passed about 200 miles west of Naples as a category 3 on September 26, 2024. The NWS Helene summary reports minor roof and structural wind damage in sections of Collier and significant coastal flooding along the Collier coast, and names no Horse Creek Estates outcome.
Debby's Collier impacts center on rain and high tide. The Debby narrative reports water entering structures in several neighborhoods in the Naples, North Naples and Golden Gate areas on August 4, 2024, and 4 to 6 inches of rain during high tide. It names no Horse Creek Estates outcome.
Milton struck on October 9, 2024. The Milton narrative reports 2 to 4 feet of inundation across much of the beach and bayfront and 88 structures with major damage and 224 with minor. It names no Horse Creek Estates outcome.
Water, wind or roof damage at Horse Creek Estates in Irma, Ian, Debby, Helene or Milton: Information not available at time of publishing (checked 2026-11-06). No public record we read states an outcome at Horse Creek Estates either way. A buyer asks the seller for the home's insurance claim history and repair permits, and asks the association whether any storm-related assessment was ever levied.
Horse Creek Estates is in Collier County Evacuation Zone C. Under Florida's Know Your Zone rule, evacuation zones are designated from A to F, Zone A is generally evacuated first, and "Not all evacuations zones are always ordered." Owners follow evacuation orders for their own zone letter, which the county announces by zone.
Horse Creek Estates' 107 homes span four building waves by roll year: 55 homes from 2006 to 2008, 33 from 2010 to 2014, 9 from 2015 to 2019 and 10 from 2021 to 2025. Insurance questions are answered home by home, because the policy, the lender's flood determination and the roof all belong to the individual home.
Data updated: November 2026 (Collier County 2026 roll, roll years, read November 6, 2026; Florida Building Commission effective dates; Florida Statutes s. 627.0629, s. 215.5586, s. 627.715 and s. 689.302; Citizens Property Insurance Corporation flood page and policies in force through October 30, 2026; FEMA Risk Rating 2.0).
Every Horse Creek Estates home was built under a statewide Florida Building Code edition; the permit date, not the roll year, decides which one. The Florida Building Commission's effective-date table gives the dates by edition:
Roll years | Homes | Code editions in force around those years (the permit date decides) |
|---|---|---|
2006 to 2008 | 55 | 2004 Florida Building Code, effective October 1, 2005 |
2010 to 2014 | 33 | 2007 code, effective March 1, 2009; 2010 code, effective March 15, 2012 |
2015 to 2019 | 9 | 5th edition (2014), June 30, 2015; 6th (2017), December 31, 2017 |
2021 to 2025 | 10 | 7th (2020), December 31, 2020; 8th (2023), December 31, 2023 |
Who decides what on the insurance side:
Topic | Who decides | What governs |
|---|---|---|
Homeowners insurance on the house and contents | the owner and the insurer | the owner's policy |
Flood insurance | the lender's determination for the home, or the owner's choice | the lender's flood determination; the Citizens rule on a Citizens wind policy |
Wind mitigation credits | the insurer, applying its filed credits to the home's documented features | s. 627.0629 |
Common tracts and lakes | the association | the declaration; ask the association |
Roof and exterior changes | the owner, with association review if the documents call for it | the declaration and any published guidelines |
Roof age, roof covering, opening protection and roof-to-wall connections for individual Horse Creek Estates homes: Information not available at time of publishing (checked 2026-11-06).
Every Horse Creek Estates home was built under a statewide Florida Building Code edition; the permit date, not the roll year, decides which one. A roll year is the year a home first appears on the county roll. The 55 homes with 2006 to 2008 roll years sit in the 2004 code era, the 33 homes from 2010 to 2014 straddle the 2007 and 2010 editions, the 9 homes from 2015 to 2019 fall in the 5th and 6th editions, and the 10 homes from 2021 to 2025 fall in the 7th and 8th editions.
Roof covering and age, opening protection and roof-to-wall connections are home by home, and a wind mitigation inspection documents them. Roof age, roof covering, opening protection and roof-to-wall connections for individual Horse Creek Estates homes: Information not available at time of publishing (checked 2026-11-06). The seller's permits and any wind mitigation report answer it, and a 2006 to 2008 home, built under the 2004 code edition, makes roof age a first question.
A wind mitigation inspection documents construction features that reduce windstorm loss, such as roof strength and covering, roof-to-wall and wall-to-foundation strength, opening protection and window, door and skylight strength. Under s. 627.0629, insurers must offer "discounts, credits, or other rate differentials" for those features, and "Credits must also cover features meeting the minimum Florida Building Code requirements." From October 1, 2023, insurers post hurricane mitigation discount information on their websites, and the Office of Insurance Regulation re-evaluates the discounts every five years. Each insurer applies its own filed credits to the report.
Only a Horse Creek Estates home built before January 1, 2008 can meet the program's build-date test, and the roll year is not the permit date, so the program confirms eligibility home by home. The My Safe Florida Home program offers a free wind mitigation inspection and grants of "up to $10,000," for a site-built single-family home with a homestead exemption, an insured value of "$700,000 or less" and a home "built before January 1, 2008," under s. 215.5586.
A lender decides flood insurance from its own determination for the home. Because no Horse Creek Estates home address point is in a special flood hazard area, the flood zone alone does not trigger the federal flood insurance requirement for a federally backed mortgage; a lender may still require coverage, and Citizens requires it by value. Floods can happen in any zone, and coverage is the owner's choice where no lender or insurer requires it. On the county's copy of the map, all 107 home address points are in shaded Zone X.
Citizens says its personal residential policies with wind coverage inside a special flood hazard area must carry flood coverage. Outside it, the requirement phases in by dwelling value: $600,000 or more from January 1, 2024, $500,000 from January 1, 2025 and $400,000 from January 1, 2026, reaching all such policies from January 1, 2027. Citizens itself "may not provide insurance for the peril of flood" under s. 627.715. An owner who insures through Citizens confirms the policy terms on the declarations page.
Citizens' policies in force were 1,228,718 on December 31, 2023, 936,182 on December 31, 2024, 395,337 on December 31, 2025, 254,836 on September 30, 2026 and 216,432 on October 30, 2026; those are statewide figures. Florida's Office of Insurance Regulation highlighted "Major Rate Decreases for Homeowners Effective This Month" on its home page on October 29, 2026. This guide prints no premium figure, because a quote depends on the home's roof, features, claims history and the insurer.
A Florida seller provides the flood disclosure "at or before the time the sales contract is executed" under s. 689.302. It covers knowledge of flooding that damaged the property during the seller's ownership, any flood insurance claim, including a National Flood Insurance Program claim, and any federal flood assistance received. The statute was created by CS/CS/HB 1049, chapter 2024-215, approved May 29, 2024 and effective October 1, 2024.
Ask the seller for the roof's covering and age, any wind mitigation report, any four-point inspection an insurer has asked for, the home's insurance claim history and the elevation certificate if one exists. Ask the lender for the flood determination on the specific home. Then get an insurer's quote for that home, because its roof and wind mitigation features drive the answer. Ask the association what the declaration and any published guidelines require for exterior work.

Veterans Memorial Elementary, North Naples Middle and Barron Collier High each earned an A in every year from 2021-22 to 2025-26, and Aubrey Rogers High, which opened in 2023, earned an A in each of its three graded years, 2023-24 to 2025-26. The district's 2025-2026 school and district grades, published July 1, 2026, show the district earned an A for 2025-26, one of five Florida districts rated A for the last nine years, with the sixth highest points of 67 districts. A grade describes a past school year, not a forecast.
Veterans Memorial Elementary is a public K-5 school at 15960 Veterans Memorial Blvd, 5.4 road miles and about 13 minutes from Saddlebrook Lane, and it earned an A in each year from 2021-22 to 2025-26. Naples Park Elementary, 3.5 road miles and about 10 minutes, and Pelican Marsh Elementary, 3.5 road miles and about 9 minutes, are other elementary schools in the area on the district's grade table; each also earned an A in each year. Listing records for Horse Creek Estates name Veterans Memorial Elementary, and boundaries can change; confirm the assigned schools for any Saddlebrook Lane or Cypress Way West address with Collier County Public Schools' Interactive Zoning Tool before you rely on them.
North Naples Middle is a public middle school at 16230 Livingston Rd, 6.8 road miles and about 15 minutes from Saddlebrook Lane, and it earned an A in each year from 2021-22 to 2025-26. Pine Ridge Middle, 1515 Pine Ridge Rd, is another middle school in the area on the district's grade table, 6.7 road miles and about 16 minutes away, with an A in each year. Listing records for Horse Creek Estates name North Naples Middle; confirm the assigned schools for any Saddlebrook Lane or Cypress Way West address with Collier County Public Schools' Interactive Zoning Tool before you rely on them.
Aubrey Rogers High is at 15100 Patriot Place, 6.8 road miles and about 17 minutes from Saddlebrook Lane. It opened in August 2023 off Veterans Memorial Boulevard on 60 acres, with career academies, according to WGCU. Barron Collier High is at 5600 Cougar Dr, 6.2 road miles and about 15 minutes away. Gulf Coast High, 7878 Shark Way, 6.0 road miles and about 14 minutes, is another public high school in the area on the district's grade table. Road routes from Horse Creek Estates run south to Immokalee Road first, so schools to the north are farther by road than a map suggests. Listing records name Aubrey Rogers High and Barron Collier High; confirm the assigned schools for any Saddlebrook Lane or Cypress Way West address with Collier County Public Schools' Interactive Zoning Tool before you rely on them.
Use Collier County Public Schools' Interactive Zoning Tool, entering the specific Saddlebrook Lane or Cypress Way West address. Boundaries can change, so a school named in an older listing can differ from the district's current lines. Charter schools are open by application, never by address.
Three public charter schools appear on the district's grade table. Mason Classical Academy earned an A in each year from 2021-22 to 2025-26. Naples Classical Academy earned C, B, B, A and A over the same years. Innovation Preparatory Academy of Naples earned B, A, B, B and A. We did not measure a drive to any of the three. Charter schools run their own enrollment, so applications go directly to each school.

Data updated: November 2026 (FDOT project page 452544-1, updated November 3, 2026; WGCU, September 20, 2026; swfl.life, July 29, 2026; Collier MPO agenda, May 18, 2026; Collier County Public Utilities Palm River project page; FDOT Old US 41 study, June 2022).

FDOT's I-75 project 452544-1 covers about 21 miles from north of Golden Gate Parkway to south of Alico Road, with express lanes, auxiliary lanes and a new diverging diamond interchange at Immokalee Road; FDOT lists its construction phase as starting mid-2026, and WGCU reported in September 2026 a construction timeframe of about three years. The FDOT project page, updated November 3, 2026, lists public meetings from August 31 to September 2, 2026 and public hearings on October 27 and 28, 2026. It gives no interchange completion date, and neither do we. Horse Creek Estates is about 3.5 to 4 road miles from Immokalee Road at I-75.
WGCU reported on September 20, 2026 that express lanes are optional tolled lanes, that the early congestion-relief lanes between Bonita Beach Road and Immokalee Road target early 2027, and that noise walls in 20 segments run about 16 miles at about $77 million. Today the Exit 111 drive is about 3.5 to 4 road miles and about 10 to 11 minutes, measured without traffic from Saddlebrook Lane. For current lane closures, FDOT's project page is where to check.
Collier County has a design contract for a Livingston Road overpass at Immokalee Road, a four-lane bridge carrying Livingston Road over Immokalee Road; no construction start has been announced. The source is swfl.life's July 29, 2026 report.
The Collier MPO's draft 2027 to 2031 program lists widening Goodlette-Frank Road from two to four lanes between Vanderbilt Beach Road and Immokalee Road, according to the May 18, 2026 agenda.
Collier County is renewing aging water, sewer and stormwater lines across the Palm River neighborhood in phases over 8 to 10 years; Areas 1 and 2 are complete, Area 4 was under construction in 2026 and Areas 3, 5 and 6 were in design, with bids due in August 2026, according to the county's Palm River project page. The county's project describes the Palm River neighborhood's streets; no record we read places this work on Saddlebrook Lane or Cypress Way West in Horse Creek Estates.
Every homesite on the plat but a handful of vacant parcels carries a home on the 2026 county roll, and most of the 10 vacant parcels are small slivers; the newest homes carry 2025 roll years. Nothing in any record we read places new construction inside the plat. FDOT's Old US 41 study, dated June 2022, states "The Design, Construction, and Right-of-Way acquisition phases are not currently funded."
Horse Creek Estates has 107 single-family homes with 2006 to 2025 roll years and 1,644 to 4,880 county heated square feet, and its 60-month median of $1,100,000 matches Camden Lakes. Delasol, Camden Lakes, Sterling Oaks Phase 4, Eden on the Bay and the Sandalwood and Brandon plats are compared here on roll inventory and qualified recorded sales only.
Data updated: November 2026 (Collier County 2026 property roll, single-family home counts, roll years and county heated sizes for each community; Collier County qualified recorded sales over $100,000, county records through mid-October 2026, county file dated October 27, 2026, our analysis).

These are Collier County qualified recorded sales of single-family homes over $100,000 and county roll counts only; each community's homes, lots, documents, fees and amenities differ, and a median moves with the mix of homes that happened to sell.
Delasol has 271 single-family homes on three plats with 1995 to 2025 roll years, mostly between 2,000 and 3,499 county heated square feet, against Horse Creek Estates' 107 homes, 2006 to 2025 roll years and 1,644 to 4,880. In 60 months Delasol recorded 65 qualified sales from $590,000 to $1,250,000 at an $835,000 median ($379 per county heated square foot); Horse Creek Estates recorded 24 from $815,000 to $1,750,000 at a $1,100,000 median ($409).
Camden Lakes has 156 single-family homes on three plats with 2013 to 2025 roll years and 1,315 to 5,510 county heated square feet. Camden Lakes and Horse Creek Estates share the same 60-month median, $1,100,000, the two highest in this set, at $420 and $409 per county heated square foot. Camden Lakes recorded 34 qualified sales in 60 months, and Horse Creek Estates recorded 24. Thirty of Horse Creek Estates' 107 homes have 3,000 or more square feet, against 46 of Camden Lakes' 156.
Sterling Oaks, whose Phase 4 plat is compared here, has 115 single-family homes with 2003 to 2025 roll years and 1,499 to 3,309 county heated square feet. Sterling Oaks Phase 4 has 62 homes under 2,000 square feet, against Horse Creek Estates' 2. In 60 months the plat recorded 35 qualified sales from $485,000 to $1,050,000 at a $615,000 median ($308 per county heated square foot).
Eden on the Bay has 94 single-family homes with 2000 to 2025 roll years and 1,719 to 3,600 county heated square feet. In 60 months it recorded 14 qualified sales from $650,000 to $1,225,000 at an $822,500 median ($355 per county heated square foot).
The Sandalwood plat on Secoya Reserve Circle has 57 single-family homes with 2011 to 2022 roll years and 1,797 to 3,393 county heated square feet; in 60 months it recorded 12 qualified sales at a $897,500 median. The Brandon plat on Aberdeen Way and Barclay Court has 131 single-family homes with 2015 to 2025 roll years and 1,353 to 3,064 county heated square feet; in 60 months it recorded 19 qualified sales at a $750,000 median. Horse Creek Estates' roll years begin in 2006, before both.
Horse Creek Estates has the fewest homes under 2,000 county heated square feet in this set, 2 of 107. Its 60-month median ($1,100,000) matches Camden Lakes' and is the highest of the set alongside it. Delasol recorded the most qualified sales in 60 months (65), reflecting its 271 homes, and Horse Creek Estates' 12-month window has too few sales for a median. Its roll years begin in 2006, after Delasol (1995), Eden on the Bay (2000) and Sterling Oaks Phase 4 (2003) and before Sandalwood (2011), Camden Lakes (2013) and Brandon (2015). These are qualified recorded sales over $100,000 from the county file; a sale the county did not mark as qualified, a sale under $100,000 and any sale recorded after mid-October 2026 are not in these figures.
By product, Horse Creek Estates holds 2 homes under 2,000 county heated square feet and 30 at 3,000 or more, with 75 of its 107 homes between 2,000 and 2,999. Sterling Oaks Phase 4 holds 62 homes under 2,000, Eden on the Bay 8 and Brandon 24, while Camden Lakes holds 46 at 3,000 or more. The decision comes down to home count, roll-year era, heated-area range, size bands, sales depth and tax line, not to a ranking. Other North Naples communities we cover near Horse Creek Estates include Imperial Golf Estates and Collier's Reserve.

Horse Creek Estates' strengths on the record: 107 single-family homes on Saddlebrook Lane and Cypress Way West with no condominium on the plat; all 107 home address points in shaded Zone X; Evacuation Zone C; about 53 acres of common tracts that hold the lakes and other open land; 75 of 107 homes between 2,000 and 2,999 county heated square feet; and homesites of about 0.21 to 0.44 acre. NCH North Naples Hospital is 2.2 road miles from Saddlebrook Lane. Listing records for Horse Creek Estates name these schools, and boundaries can change; confirm the assigned schools for any Saddlebrook Lane or Cypress Way West address with Collier County Public Schools' Interactive Zoning Tool before you rely on them. The schools named each earned an A for 2025-26.
Horse Creek Estates' trade-offs: no clubhouse, community pool, park, playground, tennis court, boat dock or ramp appears on any record we read; no fee figure is published on any public record we can cite; the first builders are on no source we can cite; leasing and pet terms are unpublished; 55 homes carry 2006 to 2008 roll years, so roofs and hardening matter; the community's lakes are mapped in Zone AE; and recent sales are thin, with 6 in 12 months and no median. FDOT's project 452544-1 lists a new diverging diamond interchange at Immokalee Road and gives no completion date for it. A lender's flood determination for a specific home governs.
The county record describes what has sold; it does not forecast. The 60 months through mid-October 2026 show 24 qualified sales from $815,000 to $1,750,000 at a $1,100,000 median, and the newest is $1,000,000 on July 21, 2026, a 2,460 sq ft home with a 2006 roll year. These are qualified recorded sales over $100,000 from the county file; a sale the county did not mark as qualified, a sale under $100,000 and any sale recorded after mid-October 2026 are not in these figures. The decision turns on size band, roll year, street, the home's own flood determination, the roof and the association's documents.
Before an offer at Horse Creek Estates, verify in writing:
Ask the lender: what a VA or FHA program requires for a specific Horse Creek Estates home is the lender's answer, not ours. A buyer from out of state can ask the title company whether a remote closing is available.

We give no number for one home without looking at it. We build it from Collier County's qualified recorded sales, starting with the home's county heated size band, roll-year era, street and lot. Over 36 months the 2,000 to 2,499 sq ft band shows 5 sales from $815,000 to $1,100,000, the 2,500 to 2,999 band 4 sales from $925,000 to $1,500,000 and the 3,000 to 3,499 band 4 sales from $1,200,000 to $1,750,000; no qualified sale fell under 2,000 or at 3,500 and up. The 2026 county roll just value (median $824,673) is a tax figure, not a price.

Start with a price built from the county record for your size band, roll-year era and street. Then gather the s. 720.401 disclosure summary and the flood disclosure under s. 689.302, and order the estoppel certificate early under s. 720.30851.
The county file records closing dates, not days on market, so we print no days-on-market figure. What it shows is pace: Collier County recorded 10 qualified sales in 2021, 6 in 2022, 4 in 2023, 1 in 2024, 8 in 2025 and 4 in 2026 through mid-October. With so few sales a year, the comparable sales for one size band are few, and we make no forecast.
We make no forecast; the windows say what has happened. The last 12 months hold 6 qualified sales and the 24 months 12, both from $815,000 to $1,750,000, and the 36 months hold 13; 6 of the 13 fall in the last 12 months. The 24, 36 and 60-month medians sit between $1,069,500 and $1,100,000, at $407 to $409 per county heated square foot. The 120-month median is $717,000 on 66 sales and the all-time median $524,500 on 223. The 120-month and all-time figures include sales of vacant homesites and the first sales of new homes, not only resales of finished homes.
The s. 720.401 disclosure summary, an early request for the estoppel certificate, the flood disclosure under s. 689.302, permits for the roof and any addition, the roof and wind mitigation reports, any elevation certificate and your 2026 tax bill.
Over the last 36 months, by size band: 2,000 to 2,499 sq ft, 5 sales, $815,000 to $1,100,000; 2,500 to 2,999, 4 sales, $925,000 to $1,500,000; 3,000 to 3,499, 4 sales, $1,200,000 to $1,750,000. By roll-year era: 2006 to 2008, 9 sales, $815,000 to $1,750,000; 2010 to 2014, 2 sales, $1,099,000 and $1,100,000; 2015 to 2019, 1 sale, $1,500,000; 2021 to 2025, 1 sale, $1,400,000. Most groups are under 10 sales, so no group median prints.
Buyers ask first for the association documents, then whether the community is gated and what amenities it has, the roof's age and covering, and what, if anything, the homesite backs onto; the recorded plat shows lot backing, and the gate and amenity answers are in the records we read.

Horse Creek Estates buyers ask where the community is, what is in it, who built it, what the association charges and allows, what the flood map shows and what homes have sold for. Each answer draws on a county record, a statute or a public report, and where a fact is not published we say what to ask for.
Data updated: November 2026 (Collier County recorded sales, county records through mid-October 2026, county file dated October 27, 2026, our analysis; Collier County 2026 tax roll, millage area 308; county copy of the effective FEMA flood map panels 12021C0191J and 12021C0192J, read November 6, 2026; Collier County address and parcel records, read November 6, 2026; road estimates measured November 2026 from Saddlebrook Lane in Horse Creek Estates).
Horse Creek Estates is 107 single-family homes on Saddlebrook Lane and Cypress Way West in Naples, Florida 34110, recorded with Collier County as one plat named Horse Creek Estates, with county roll years from 2006 to 2025.
Horse Creek Estates has 107 homes on the county roll, all single-family: 84 on Saddlebrook Lane and 23 on Cypress Way West. No condominium, villa or apartment appears on the plat. The roll also carries 10 vacant parcels, most of them small slivers, and the newest homes carry 2025 roll years.
Horse Creek Estates is its own recorded plat, not one of the Palm River Estates units; it sits at the northwest corner of the Palm River area, and its 2026 tax bills carry the Palm River Sidewalk MSTU levy.
The county roll shows 55 homes with 2006 to 2008 roll years, 37 of them in 2006, none for 2009, 33 from 2010 to 2014 with 16 in 2011, 9 from 2015 to 2019 and 10 from 2021 to 2025. In March 2010, D.R. Horton bought 22 lots in Horse Creek Estates from Horse Creek Partners Ltd., Business Observer reported (Business Observer, March 25, 2010), and the county roll shows 26 homes with 2010 to 2012 roll years, the years that followed that purchase. The first builders' names are in the county's permit and deed records.
County heated area at Horse Creek Estates runs from 1,644 to 4,880 square feet, an average of about 2,769, and 75 of the 107 homes have 2,000 to 2,999 county heated square feet while 30 have 3,000 or more. The county roll does not record bedrooms; listing descriptions for Horse Creek Estates homes describe three and four-bedroom plans, some with a den or loft.
Horse Creek Estates is not described as gated in any record we read: listing records describe it as a non-gated community, and the road route in from Palm River Boulevard shows no gate on the map records we read.
No clubhouse, community pool, park, playground, tennis court, boat dock or ramp appears on the county roll or any record we read for Horse Creek Estates; the association's land is common tracts, including the community's lakes. Veterans Community Park, 1895 Veterans Park Drive, is about 1.5 road miles away, about 6 minutes, and the Gulfshore Life description lists "pickleball, tennis, racquetball and bocce courts, ball fields, a playground and pavilions" (Gulfshore Life).
The county's parcel records list a Horse Creek Estates homeowners association as the owner of the community's common tracts, including a 6.90-acre tract. Horse Creek Estates' association is a homeowners' association under Chapter 720 of the Florida Statutes, the law for communities where membership is mandatory and unpaid assessments can become a lien on the home (s. 720.301).
Horse Creek Estates' association assessment is set by its annual budget and stated on the estoppel certificate a title company orders before closing under s. 720.30851. The current assessment, its billing schedule, what it covers, and any capital contribution or transfer charge on a sale: Information not available at time of publishing (checked 2026-11-06). Ask the seller for the budget and the estoppel certificate before you write an offer.
190.003. Every Horse Creek Estates home's 2026 tax bill carries a non-ad valorem charge of $270 at most; the bill names it.
The declaration, the association's rules and any recorded amendments set the leasing terms; ask for them before you sign. A home rented out is generally not the owner's permanent residence, and the property appraiser decides homestead eligibility each year (s. 196.011 sets the annual application).
Pet rules at Horse Creek Estates are set by the declaration and the association's rules; ask for the current rules before you sign. Assistance animals are governed by federal fair housing rules, not by a pet limit.
Florida requires that the homeowners' association disclosure summary "must be presented" to a prospective owner "before executing the contract for sale", and its required wording says "YOU WILL BE OBLIGATED TO PAY ASSESSMENTS TO THE ASSOCIATION" (s. 720.401). Ask for the declaration, the rules, the budget and the estoppel certificate as well.
Horse Creek Estates' homes sit on FEMA panels 12021C0191J (100 homes) and 12021C0192J (7 homes), effective February 8, 2024.
Citizens' flood page says personal residential wind policies outside a special flood hazard area phase in the flood requirement by dwelling value: $600,000 or more from January 1, 2024, $500,000 from January 1, 2025 and $400,000 from January 1, 2026, reaching all such policies from January 1, 2027.
Horse Creek Estates is in Collier County Evacuation Zone C. Florida's Know Your Zone guidance says "Evacuation zones are designated from A to F", that Zone A is generally evacuated first and that "Not all evacuations zones are always ordered"; follow evacuation orders for your zone.
On the 2026 county roll, Horse Creek Estates' median total tax bill is $6,494 ($270 to $11,323) at 9.9721 mills in millage area 308, and the median 2026 county roll just value is $824,673 ($628,245 to $1,169,423). Every bill carries a non-ad valorem charge of $270 at most. Each $100,000 of taxable value costs about $997 at 9.9721 mills, and a buyer's first bill resets toward just value after the sale.
Listing records for Horse Creek Estates name these schools, and boundaries can change; confirm the assigned schools for any Saddlebrook Lane or Cypress Way West address with Collier County Public Schools' Interactive Zoning Tool before you rely on them. They are Veterans Memorial Elementary (5.4 road miles, 13 minutes) and North Naples Middle (6.8 miles, 15 minutes), with Aubrey Rogers High (6.8 miles, 17 minutes) and Barron Collier High (6.2 miles, 15 minutes). Each earned an A for 2025-26, as published by Collier County Public Schools. Drive figures are road estimates measured in November 2026 from Saddlebrook Lane in Horse Creek Estates, without traffic; in season and at rush hour on Immokalee Road, U.S. 41, Vanderbilt Beach Road and I-75, real drives run longer.
NCH North Naples Hospital, 11190 Health Park Blvd, Naples 34110, is 2.2 road miles and about 8 minutes from Saddlebrook Lane, and NCH's emergency services page says its emergency department runs "24/7". In an emergency call 911. Drive figures are road estimates measured in November 2026 from Saddlebrook Lane in Horse Creek Estates, without traffic; in season and at rush hour on Immokalee Road, U.S. 41, Vanderbilt Beach Road and I-75, real drives run longer.
Drive figures are road estimates measured in November 2026 from Saddlebrook Lane in Horse Creek Estates, without traffic; in season and at rush hour on Immokalee Road, U.S. 41, Vanderbilt Beach Road and I-75, real drives run longer. On that method Delnor-Wiggins Pass State Park is about 5.0 miles (15 minutes), Vanderbilt Beach 5.8 miles (14 minutes) and Clam Pass Park 7.5 miles (17 minutes). I-75 at Immokalee Road (Exit 111) is about 3.5 to 4 miles, about 10 to 11 minutes, and Southwest Florida International Airport (RSW) is 26.5 miles (39 minutes).
Over the 60 months through mid-October 2026, Collier County shows 24 qualified recorded sales at Horse Creek Estates, from $815,000 to $1,750,000, at a $1,100,000 median and $409 per county heated square foot. The last 12 months show 6 sales from $815,000 to $1,750,000, too few for a median, and the newest on the county file is July 21, 2026. These are qualified recorded sales over $100,000 from the county file; a sale the county did not mark as qualified, a sale under $100,000 and any sale recorded after mid-October 2026 are not in these figures.
No. Horse Creek in Fort Myers is a different community in Lee County, by the Orange River. Horse Creek Estates is the 107-home community on Saddlebrook Lane and Cypress Way West in North Naples 34110, in Collier County, and it is also not Horse Creek in DeSoto or Charlotte County, the condominium buildings on Horse Creek Drive elsewhere in 34110, or Quail Creek Estates in North Naples.
Horse Creek Estates sellers ask what a home is worth, how size, roll year and street change the price, what a buyer will request and which Florida statutes shape the sale. Each answer draws on a county record, a statute or our analysis of the county sales file, and where a figure is not published we print none.

One other priced deed in the last 36 months, recorded October 18, 2023, was not marked as a qualified sale by the county and is left out of every figure here.
Yes. Over 36 months the 2,000 to 2,499 sq ft band sold from $815,000 to $1,100,000 on 5 sales, the 2,500 to 2,999 band from $925,000 to $1,500,000 on 4 and the 3,000 to 3,499 band from $1,200,000 to $1,750,000 on 4; no qualified sale fell under 2,000 or at 3,500 and up. Every band is under 10 sales, so no band median prints.
It shapes the questions a buyer asks. Over 36 months, 2006 to 2008 roll years recorded 9 sales from $815,000 to $1,750,000, 2010 to 2014 roll years 2 sales at $1,099,000 and $1,100,000, 2015 to 2019 roll years 1 sale at $1,500,000 and 2021 to 2025 roll years 1 sale at $1,400,000. Roll year also points to the Florida Building Code edition in force around that time, from the 2004 code, effective October 1, 2005, to the 8th edition, effective December 31, 2023, so roof and opening-protection questions follow the era; the permit date decides which edition governed (Florida Building Commission).
Over 36 months, Saddlebrook Lane recorded 7 sales from $815,000 to $1,500,000 and Cypress Way West 6 sales from $925,000 to $1,750,000. No Cypress Way West home is under 2,350 or over 3,439 county heated square feet, while Saddlebrook Lane's homes run from 1,644 to 4,880, so the two streets' ranges reflect different mixes of home sizes.
The 2026 county roll just value is a tax figure, not a price. Horse Creek Estates' median is $824,673 ($628,245 to $1,169,423), against a 60-month median sale price of $1,100,000.
The county file records closing dates, not days on market. Collier County recorded 10 qualified sales in 2021, 6 in 2022, 4 in 2023, 1 in 2024, 8 in 2025 and 4 in 2026 through mid-October. Multiple Listing Service fields such as days on market are not public records and were not pulled for this guide (checked 2026-11-06); ask us for current market time.
We make no forecast. The last 12 months show 6 qualified sales from $815,000 to $1,750,000, and the 60-month median of $1,100,000 on 24 sales is higher than the 120-month median of $717,000 on 66, a window that includes sales of vacant homesites and first sales of new homes.
We price from the record and the current market rather than a seasonal claim, and we state no seasonal sales pattern. Ask us what the market is doing when you are ready.
We think it is the team that prices from the county record. Jesse McGreevy and Marc Comisar are Top 1% Real Estate Agents Nationally Since 2008 and lead the #1 team in Southwest Florida since 2012, and we tracked all 223 qualified recorded sales the county file holds for Horse Creek Estates. Call Jesse direct at (239) 898-6072.
Under s. 720.401, the disclosure summary "must be presented" to a prospective owner "before executing the contract for sale". Ask the association which other documents it provides.
The association must issue an estoppel certificate within 10 business days of a written or electronic request (s. 720.30851); it states the regular assessment, the paid-through date and amounts owed. Order it as soon as you have a contract.
The contract between buyer and seller sets who pays; the statute sets the timing, 10 business days, under s. 720.30851. We print no fee figure; ask the association for its current charge when you request the certificate.
Settle what is owed, because under s. 720.3085 a buyer is jointly and severally liable with the previous owner for unpaid assessments, which is why the estoppel certificate matters. The certificate states the balance for the closing figures.
The declaration and the association's rules decide whether the association approves buyers or tenants; read them and ask the association before you list.
A Florida seller must give the flood disclosure "at or before the time the sales contract is executed", covering knowledge of flooding that damaged the property during ownership, any flood insurance claim (including NFIP) and any federal flood assistance (s. 689.302). The law was created by CS/CS/HB 1049, approved May 29, 2024, effective October 1, 2024.
The disclosure covers any flood insurance claim, including NFIP, and any federal flood assistance, as s. 689.302 provides. Answer from your own records and ask your attorney about a specific event.
Yes. On the county's copy of the effective FEMA flood map, all 107 Horse Creek Estates home address points are in shaded Zone X and the community's lakes are mapped in Zone AE. A lender's flood determination governs and can differ from the county map; because no home address point is in a special flood hazard area, the zone alone does not trigger the federal flood insurance requirement, a lender may still require coverage, and Citizens requires it by value.
It documents roof strength and covering, roof-to-wall and wall-to-foundation strength and opening protection. Under s. 627.0629, insurers must offer "discounts, credits, or other rate differentials" for features that reduce windstorm loss, insurers post hurricane mitigation discount information on their websites from October 1, 2023, and the Office re-evaluates discounts every five years. Have the report ready for a buyer's insurance quote.
An insurer may ask for a four-point inspection of an older home as a condition of a quote. Ask the insurer which documents it wants; we offer no pass or fail list.
A roof's covering and age matter to an insurer and to a wind mitigation report, and 55 Horse Creek Estates homes carry 2006 to 2008 roll years, so keep the permit and the inspection together. We make no value claim.
Yes, condition is negotiable. The disclosure summary, the estoppel certificate and the flood disclosure are still owed, and the association's documents still apply to your buyer.
Not before pricing the home. Exterior work goes through the association's review process under the declaration and any published guidelines, roof and other major work needs permits, and we make no value claim for any improvement.
Often not. A homestead's assessed value is capped from year to year, and a sale resets assessed value, so the buyer's first bill moves toward just value. As a hypothetical, ad valorem only, no exemption, assessed value equal to the $824,673 median just value, the bill is about $8,224 (school levies 4.1470 mills, $3,419.92, and other levies 5.8251 mills, $4,803.80), against a $6,494 roll median; add the home's non-ad valorem charge, $270 at most.
It ends with your residence in the home. Florida's homestead exemption needs title and permanent residence and an application to the property appraiser (s. 196.011), so your buyer applies on their own. 79 of Horse Creek Estates' 107 homes are homesteaded on the 2026 roll.
Ask a tax adviser. The Internal Revenue Service publishes guidance on selling your home, including the home-sale exclusion.
The items are a commission, which is negotiable, title and closing charges, the estoppel certificate and the documentary stamp tax on the deed. We print no figure here; ask us for a net sheet built for your home.
Yes. The lease and the association's documents shape the sale; give the buyer the lease and the disclosure summary early, and ask us how to time the notice. A rented home is generally not the owner's permanent residence, and the property appraiser decides homestead eligibility each year.
Yes. The same disclosure summary, estoppel certificate and flood disclosure apply; a listing team adds a county-based price and paperwork ordered early.
State the county heated area from the roll, between 1,644 and 4,880 square feet, and add the living area the home itself has. Listing living areas often differ from county heated area because listings may measure differently; never print a size the roll does not hold.
Make no gate or amenity claim beyond the record: Horse Creek Estates is not described as gated in any record we read, and no clubhouse, community pool, park, playground, tennis court, boat dock or ramp appears on any record. Describe lot backing from the recorded plat, and name the LaPlaya Golf Club only as a nearby private club.
We price from Collier County's qualified recorded sales for the size band, roll year and street, and put the flood map, the association paperwork and the roof questions in front of a buyer first. Call Jesse at (239) 898-6072.
