Camden Lakes is a gated community of 156 single-family homes built by Pulte Homes off Livingston Road in North Naples, Florida, per Pulte's 2013 releases, on three recorded plats with county roll years from 2013 to 2025. If you are comparing agents, our guide to the best real estate agents in Naples sets local agents side by side on the public record. For the community itself, Collier County shows 11 qualified recorded sales in the 24 months through mid-October 2026, from $680,000 to $1,300,000, at a $1,100,000 median, above the $674,000 median of 2021, the last calendar year with 10 or more sales.

McGreevy and Comisar are the team Camden Lakes sellers call first: Top 1% Real Estate Agents Nationally Since 2008 and the #1 Team in Southwest Florida since 2012, with over $900 million in personal sales between Jesse and Marc, and the Domain Realty Group team is the #5 real estate team in Florida (RealTrends 2026). This page sets out what Camden Lakes is, what the county record shows about when its homes were built and what has sold, what the law says about the homeowners association, and what to ask for before you buy or list.

This page is about Camden Lakes and its 156 homes. Camden Lakes is not Camden Cove, Camden Landing, Camden Park or any other Camden. Pulte's July 2013 release said buyers were welcomed at The Quarry Beach Club until the Camden Lakes sales center opened; The Quarry is a separate community, and Camden Lakes is not part of it. Collier County's PUD list has no PUD named Camden Lakes; Camden Landing on that list is a different place. The PUD that holds Camden Lakes is named Royal Palm International Academy, and the PUD's name is not the community's name. Camden Lakes is off Livingston Road in North Naples, west of I-75 and about 1.6 miles north of Immokalee Road, per Pulte's November 2013 release, and just south of North Naples Middle School, per its February 2013 release. It is in unincorporated Collier County, not inside the City of Naples; its mailing city is Naples and its ZIP code is 34110.

What does a Camden Lakes seller get from us?

A Camden Lakes seller gets a price built from the county record for the right size band, plat and roll year, not from a community-wide average. The record is deep enough to do that: 236 qualified recorded sales since 2013, and 6 in the last 12 months, from $999,000 to $1,300,000.

With 156 homes on three plats and fewer than 10 qualified sales in every calendar year since 2022, a single sale never sets a value, so we read each home against its own county heated size, its plat and the sales near it in time. We also tell a seller what a buyer will ask for before the listing goes live.

What does a Camden Lakes buyer get from us?

A Camden Lakes buyer gets the questions that matter before the offer. Which plat is the home on, which street, what is its county roll year, which size band is it in, which flood zone does the county map put the address in, and what can the recorded documents of the homeowners association tell you?

We also send buyers to the Florida statutes that govern homeowners associations, estoppel certificates and resale disclosure, and to the county records that sit behind every figure on this page.

Why do county recorded sales matter here?

County recorded sales matter at Camden Lakes because the county file is long and specific. It holds 236 qualified recorded sales for the three plats from 2013 on, each with a date and a price, but only 6 of them fall in the last 12 months, so the 24-month window, with 11 sales, leads this page.

These counts cover sales the county marks as qualified, so a deed the county does not mark as qualified is not in them. Listed prices, days on market and sale-to-list ratios are MLS measures and are not used on this page, because no MLS figures were pulled for it.

Why price a 1,900 sq ft home and a 3,500 sq ft home differently?

The county roll records heated areas from 1,315 to 4,188 sq ft, and homes at the two ends are different products. By our count from the 2026 county roll, 30 homes are under 2,000 sq ft, 54 are 2,000 to 2,499, 26 are 2,500 to 2,999, 30 are 3,000 to 3,499 and 16 are 3,500 sq ft or more. The most common county heated size is 2,367 sq ft, with 10 homes.

Four homes are 4,000 sq ft or more, and all four are on the first plat. A buyer or seller comparing a 1,900 sq ft home with a 3,500 sq ft home is comparing different sale histories, so we match size band before we match anything else.

Why does the plat matter?

The plat matters because the three plats differ in size and in recent sales. Phase 1A tops out at 2,571 county heated sq ft, Phase 2 at 3,928 and the first plat at 4,188. In the last 60 months, the county file shows 18 qualified sales on Phase 2 at a $1,194,400 median and 15 on the first plat at an $829,000 median; Phase 1A has 1 sale.

Why do the association's documents matter here?

The homeowners association's documents matter because they set what an owner can do with a home. A homeowners association's governing documents are its recorded declaration, articles and bylaws (s. 720.301), and they control pets, leasing, vehicles, architectural changes and assessments at Camden Lakes.

The association does not publish an assessment schedule on any public page we found, so a buyer's first requests are the declaration, the budget and an estoppel certificate. Pulte's 2013 releases describe an amenity center, and the association sets its current rules and hours, so ask for them in writing.

Why does the flood record matter here?

The flood record matters because it differs by address. By our count from the county's republished flood layer, 141 of the 145 county address records on Camden Lakes Cir, Camden Lakes Ln, Cartwright Ln and Halberry Ln fall in Zone AH, 2 in shaded Zone X and 2 in Zone X.

The 22 homes on Winfield Ln are not in that count; check a Winfield Ln address on the FEMA Map Service Center and ask the seller for its elevation certificate. The county's elevation certificate records include 92 certificates for Camden Lakes Cir, Cartwright Ln and Halberry Ln addresses, most entered in 2014 and 2015 (our count); ask the seller for the certificate for a specific home.

  • Gate and amenities. Gated, with an amenity center, per Pulte's 2013 releases, and no golf course or marina is part of the community.
  • Fees and rules. No fee schedule or community rules are public, so the recorded declaration, the budget and an estoppel certificate are a buyer's first requests.

Is Camden Lakes part of The Quarry?

No. Pulte's July 2013 release said buyers were welcomed at The Quarry Beach Club until the Camden Lakes sales center opened; The Quarry is a separate community, and Camden Lakes is not part of it.

Where exactly is Camden Lakes?

Camden Lakes is off Livingston Road in North Naples, west of I-75 and about 1.6 miles north of Immokalee Road, per Pulte's November 2013 release, and just south of North Naples Middle School, per its February 2013 release. It is in unincorporated Collier County, not inside the City of Naples; its mailing city is Naples and its ZIP code is 34110.

The releases are November 2013 and February 2013. We give no other compass placement of the homes.

How do you reach it?

Pulte's November 2013 release says Camden Lakes is "off Livingston Road" (release). Wikipedia lists I-75 exit 111 as Immokalee Road (CR 846), and says the Immokalee Road interchange opened in 1981 with the first Collier segment of I-75 (Interstate 75 in Florida; County Road 846).

Wikipedia describes Livingston Road (County Road 881) as passing North Collier Regional Park, meeting Immokalee Road, narrowing at Veterans Memorial Boulevard and passing Mediterra before it enters Lee County (Wikipedia). We give no turn-by-turn directions, because road work in this corridor changes them.

Which streets belong to Camden Lakes?

The 156 homes are on four streets. Camden Lakes Cir carries 109 homes: 66 on the first plat, 7 on Phase 1A and 36 on Phase 2, and the three plats share the street. Winfield Ln carries 22 homes, all on Phase 2. Cartwright Ln carries 16 homes, 8 on the first plat and 8 on Phase 2. Halberry Ln carries 9 homes, all on Phase 2.

109 + 22 + 16 + 9 = 156, which is the county roll count of homes. Camden Lakes Ln carries no home on the county roll; the roll lists two vacant parcels and one other parcel on it.

How many homes and plats are there?

There are 156 homes on three recorded plats: the county roll records the three plats as Camden Lakes, Camden Lakes Phase 1A and Camden Lakes Phase 2. The first plat holds 74 homes, Phase 1A holds 7 and Phase 2 holds 75, and 74 + 7 + 75 = 156.

Pulte announced about 150 home sites in February 2013; the 2026 county roll records 156 single-family homes.

What is the ZIP code?

Camden Lakes is in ZIP code 34110, and all 181 rows of the three plats on the county roll show Naples as the mailing city and 34110 as the ZIP.

Is Camden Lakes inside the City of Naples?

No. Camden Lakes is in unincorporated Collier County. The 2026 county tax roll proves it: all 156 homes sit in millage area 150, which carries the countywide "Unincorp Gen Mstd" levy at 0.6844 mills and no city levy.

North Naples is an unincorporated community in northwest Collier County, per Wikipedia; Collier County's only municipalities are Naples, Marco Island and Everglades City, per Wikipedia. Our Naples hub ties the neighborhoods together.

What sits on the 25 parcels that carry no home?

The county roll lists 181 parcels on the three plats: 156 single-family homes and 25 parcels that carry no home, 15 of them classed as vacant. One is a 5,510 sq ft non-residential building on the first plat, which county records list separately.

The first plat lists 5 vacant and 6 other parcels, Phase 1A 2 vacant and 1 other, and Phase 2 8 vacant and 3 other. The roll does not say what the other parcels are for, so we do not label any of them. Ask the seller and the association which parcels are common property and who maintains them.

Which PUD is Camden Lakes in?

Collier County's zoning records place Camden Lakes inside the Royal Palm International Academy planned unit development (PUD), adopted by Ordinance 03-54 on September 23, 2003 and amended by Ordinances 13-26 (April 9, 2013) and 15-56 (October 27, 2015); the county's PUD Master List, dated October 9, 2026, lists that PUD as active. The ordinances set what the PUD allows; read them with the county before relying on any use.

Collier County's PUD list has no PUD named Camden Lakes; Camden Landing on that list is a different place. The PUD that holds Camden Lakes is named Royal Palm International Academy, and the PUD's name is not the community's name.

Is Camden Lakes the same as Camden Cove or Camden Landing?

No. Camden Lakes is not Camden Cove, Camden Landing, Camden Park or any other Camden. It is the 156 homes on the three plats described here, in ZIP 34110 in unincorporated Collier County.

Collier County's PUD list has no PUD named Camden Lakes; Camden Landing on that list is a different place. Because a similar name can lead to the wrong records, we tie every figure on this page to the three recorded plats and their streets, and we suggest you do the same with any listing, tax bill or document.

Is Camden Lakes gated?

Pulte's February 2013 and November 2013 releases describe Camden Lakes as a gated neighborhood (February 2013 ; November 2013). How the gate works and who may enter are set by the association, so confirm them with it.

Does Camden Lakes have an amenity center?

Pulte's 2013 releases describe the amenities it planned. Its February 2013 release lists a community clubhouse, a fitness center, a community meeting room, a swimming pool, a fire pit, a basketball half-court and a play field. Its July 2013 release describes an amenity center with a resort style swimming pool, fitness center, community gathering room, catering kitchen, pavilion, veranda and playfield. Its November 2013 release lists a resort-style swimming pool, fitness center, catering kitchen, outdoor BBQ grill, veranda and pavilion.

These are the builder's 2013 descriptions; confirm what stands today, and the rules for using it, with the association.

Does Camden Lakes have a golf course or marina?

No golf course or marina is part of Camden Lakes: none of Pulte's 2013 releases mentions a golf course, a golf membership, a marina or boat slips. Golf nearby is at separate clubs, each with its own access rules.

Is it near the beach?

Vanderbilt Beach is about 6.9 road miles and about 15 minutes from Camden Lakes. Those are approximate road miles and free-flow minutes, modeled from Livingston Road beside Camden Lakes with no traffic; real trips vary with season, time of day and construction.

Vanderbilt Beach is a separate Gulf-side community; we keep a separate page for it.

How Did Pulte Build Camden Lakes, and What Does the Record Show?

Camden Lakes was built by Pulte Homes, with county roll years from 2013 to 2025 and 126 of the 156 homes carrying roll years from 2013 to 2016. The table sets the county roll counts and sales beside Pulte's 2013 releases and the zoning and storm milestones around it.

Who built Camden Lakes?

Pulte Homes, through its South Florida Division, developed and built Camden Lakes, per its 2013 releases. The releases are dated February 4, July 23 and November 6, 2013.

William J. Pulte began building in 1950 and formed Pulte Homes in 1956 in Michigan; the company took the PulteGroup name in March 2010, is headquartered in Atlanta, and acquired DiVosta (1998), Del Webb (2001) and Centex (2009), per Wikipedia. Those are facts about the company, not about this community.

What did Pulte say when it launched the community?

Pulte's February 4, 2013 release announced a "gated neighborhood with 150 single-family home sites" on about 60 acres, with two-, three- and four-bedroom plans and sales expected in summer 2013 (release).

Pulte announced about 150 home sites in February 2013; the 2026 county roll records 156 single-family homes.

How did the models and grand opening unfold?

Pulte's July 23, 2013 release said three models and a sales center were under construction, and listed eight floor plans from 1,761 to over 3,300 sq ft (release). Its November 6, 2013 release reported the grand opening of four models on November 2, 2013 (release).

A November 18, 2013 Pulte release named its top sales consultant at Camden Lakes for October 2013 (release). We print no name.

What were the original prices?

Pulte's July 2013 release put prices from $309,990 for eight floor plans of 1,761 to over 3,300 sq ft (release). The county's first full year of qualified sales, 2014, shows 75 sales at a $495,000 median.

The releases give starting prices for three plans: the Martin Ray from $324,990 in July 2013 and from $331,990 in November 2013, the Cameron from $404,990 and the Windsor II from $474,990, both in July 2013. A builder's starting price for a plan and the county's median of recorded qualified sales measure different things.

When was each home built?

The county roll records a roll year for every home. The roll year is the county's year-built field; the roll does not name who built a home. By our count from the roll, the first plat has 6 homes from 2013, 37 from 2014, 5 from 2015, 7 from 2016, 1 from 2017, 1 from 2018, 3 from 2019, 3 from 2020, 5 from 2021, 2 from 2022, 2 from 2024 and 2 from 2025, 74 in all. Phase 2 has 20 from 2014, 40 from 2015, 5 from 2016, 1 from 2017, 3 from 2020, 3 from 2021, 1 from 2022, 1 from 2023 and 1 from 2024, 75 in all.

Across the three plats that is 6 homes in 2013, 62 in 2014, 45 in 2015, 13 in 2016, 2 in 2017, 1 in 2018, 3 in 2019, 6 in 2020, 8 in 2021, 3 in 2022, 1 in 2023, 4 in 2024 and 2 in 2025. 126 of the 156 homes carry county roll years from 2013 to 2016, and 30 carry roll years from 2017 to 2025.

Is Pulte still building at Camden Lakes?

Pulte's Naples page does not list Camden Lakes among its communities (read November 3, 2026; Pulte Naples).

Business Observer called Camden Lakes a sold-out Pulte community in September 2020; the 2026 county roll gives 30 homes roll years from 2017 to 2025 and lists 15 parcels it classes as vacant. When Pulte announced Ardena, a 77-home community on Livingston Road, in September 2020, Business Observer reported that its Southwest Florida Division called Camden Lakes a sold-out Pulte community and said Ardena was inspired by Camden Lakes and Verona Pointe Estates (Business Observer).

What does the county sales file show over time?

The county file's qualified sales begin in 2013, with 3 sales, and peak in 2014 with 75 sales at a $495,000 median, the most sales of any year. Yearly medians in years with 10 or more qualified sales were $581,500 on 53 sales in 2015, $610,000 on 19 in 2016, $615,000 in 2018, $637,500 in 2019, $559,000 on 15 in 2020 and $674,000 on 11 in 2021.

The county record shows sale prices above the last calendar year with 10 or more qualified sales: the 2021 median was $674,000 on 11 sales, and the 24 months through mid-October 2026 show a $1,100,000 median on 11 sales, from $680,000 to $1,300,000. Since 2022, no calendar year has held 10 qualified sales: the county file shows 8 in 2022, 9 in 2023, 7 in 2024, 5 in 2025 and 5 in 2026 through mid-October. We add no cause and no forecast.

What construction rules applied when the homes were built?

Every home carries a county roll year from 2013 to 2025, after the 2007 Florida Building Code threshold that s. 553.844 uses for its roof-repair rule (s. 553.844).

What does the public record not show?

The land seller and price, the plat book and page for all three plats, the declaration's recording reference and the date the developer turned the association over to owners: Information not available at time of publishing (checked 2026-11-03).

Thinking About Camden Lakes? Start With a County-Based Number

If you own or are considering a home at Camden Lakes, start with the county numbers: the 24-month median of $1,100,000 on 11 qualified recorded sales, and the 2021 median of $674,000 on 11. A value comes from the sales that match your size band, plat and date, and not from one median.

Who Runs Camden Lakes, and What Rules Apply?

Camden Lakes has a homeowners association, and Florida Chapter 720 sets what its governing documents and records must do. The recorded declaration, articles, bylaws and rules control pets, leasing, vehicles and changes to a home, and a buyer gets them through the seller and the association.

Data updated: November 2026 (Florida Statutes Chapter 720, ss. 720.301, 720.303 and 720.401, and s. 190.005; Collier County zoning records and PUD Master List; Collier County Property Appraiser public data files, download dated October 27, 2026; statutes read November 3, 2026).

Who governs Camden Lakes?

The homeowners association governs Camden Lakes. Florida's corporate registry lists Camden Lakes Property Owners' Association, Inc. as an active Florida corporation; confirm the association's current legal name in the recorded declaration and the resale documents.

Under Chapter 720 of the Florida Statutes, a homeowners association's governing documents are its recorded declaration with any amendments, its articles of incorporation and its bylaws (s. 720.301), and they control pets, leasing, vehicles, architectural changes and assessments at Camden Lakes. Official records must be kept for 7 years and made available to owners within 10 business days of a written request (s. 720.303).

Who manages the association?

The association's management company, its current officers and its principal address: Information not available at time of publishing (checked 2026-11-03).

Is there a master or sub-association?

No sub-association was identified on any public record we checked.

Is there a CDD?

The 2026 county tax roll shows no CDD assessment on any home; each carries one $270 non-ad valorem charge.

A community development district of less than 2,500 acres is created by county ordinance (s. 190.005), and a first-sale contract inside an established district must carry a bold disclosure that the district may impose and levy taxes or assessments (s. 190.048). A buyer can check the tax bill for the home and ask the Collier County Tax Collector what any non-ad valorem line is.

Is there an MSTU?

The 2026 levy list for this tax area carries no special-purpose MSTU line; the countywide "Unincorp Gen Mstd" levy applies to unincorporated parcels.

Which zoning applies?

Collier County's zoning records place Camden Lakes inside the Royal Palm International Academy PUD, adopted by Ordinance 03-54 and amended by Ordinances 13-26 and 15-56; the county's PUD Master List, dated October 9, 2026, lists that PUD as active.

Are pets allowed?

Pet rules at Camden Lakes come from the recorded declaration and the association's rules; ask the association for the current rules before you buy.

Can I rent my home?

Lease rules come from the recorded declaration. Chapter 720 of the Florida Statutes says a rental restriction adopted by amendment after July 1, 2021 generally applies only to owners who take title after it or who consent, while an amendment barring rentals of less than 6 months or limiting rentals to 3 per calendar year binds all owners (Chapter 720). Ask which version of the documents applies to a specific home.

Are there rules on vehicles, guests and changes to a home?

The association's pet, lease, rental, vehicle and guest rules: Information not available at time of publishing (checked 2026-11-03).

They are in the recorded declaration and rules; ask the seller and the association before signing. Chapter 720 sets a floor under some of them: items not visible from outside the lot may be stored there (Chapter 720). Read the current statute.

Is Camden Lakes age restricted?

No age restriction appears in any public record we checked; confirm with the association and the recorded declaration before you rely on it.

Does the association approve exterior changes?

It can, only within the declaration or its published guidelines. Under s. 720.3035 of Chapter 720, a review committee may not regulate interior features that are not visible from outside, and a denial must be in writing and cite the rule.

Hurricane protection that meets the board's adopted specifications cannot be denied. We state no community rule about colors, fences, pools or shutters, because none is public; ask the association for its current standards in writing. Read the current statute.

How do I see the documents before I buy?

Section 720.303 also requires an association with 100 or more parcels to post its governing documents, budget and financial reports on a website or app with a protected owner section; the county roll lists 181 parcels on Camden Lakes' three plats, so ask the association how owners reach those documents. Owners may also ask to inspect the official records in writing, and the law requires the association to make them available within 10 business days (s. 720.303).

Section 720.401 requires a buyer to receive the homeowners association disclosure summary before signing; if it comes later, the buyer may void the contract within 3 days of receiving it (s. 720.401). Florida law, s. 720.30851, requires a homeowners association to issue an estoppel certificate within 10 business days of a request, caps the fee and adjusts the caps for inflation every 5 years; read the current statute (s. 720.30851).

What Are the Homes and Lots at Camden Lakes Like?

Camden Lakes' 156 single-family homes run from 1,315 to 4,188 county heated sq ft, with county roll years from 2013 to 2025 on three plats. We counted every home by size band, street, plat and roll year on the 2026 county roll. The county roll gives size and year, but not lot dimensions, bedroom counts or bath counts.

Data updated: November 2026 (Collier County Property Appraiser public data files, download dated October 27, 2026, 2026 roll, our analysis; Pulte Homes releases, July and November 2013).

We counted the 156 homes by size band, street, plat and roll year on the county roll. This table is our count from the 2026 county roll: the homes in each size band by plat, with the roll years and the streets found in that band.

How big are the homes on the county roll?

On the first plat the county roll records heated areas of 1,315 to 4,188 sq ft, on Phase 1A it records 1,324 to 2,571 sq ft, and on Phase 2 it records 1,324 to 3,928 sq ft. Pulte's July 2013 release describes eight plans of 1,761 to over 3,300 sq ft, and its November 2013 release shows the Weatherford model at 3,710 sq ft; the county roll records heated areas of 1,315 to 4,188 sq ft. A builder's figure and the county's heated area measure different things. The county roll's bedroom and bath fields are blank for every home, so confirm bedrooms and baths with the seller.

How many homes fall in each size band?

Thirty homes are under 2,000 county heated sq ft, 54 are 2,000 to 2,499, 26 are 2,500 to 2,999, 30 are 3,000 to 3,499 and 16 are 3,500 or more, so 2,000 to 2,499 is the largest band. The first plat has 17 homes under 2,000 and 21 of 3,000 or more. Phase 1A has 2 under 2,000 and none of 3,000 or more. Phase 2 has 11 under 2,000 and 25 of 3,000 or more.

What sizes are most common?

The most common county heated sizes are 2,367 sq ft (10 homes), 1,901 sq ft (9), 2,100 sq ft (7), 2,107 sq ft (7), 2,079 sq ft (6) and 3,300 sq ft (5). The county roll does not name the plan behind any size, so this page attaches no plan name to a size. If you are comparing two homes, compare their county heated areas first.

Which homes are largest and smallest?

The largest county heated area on the roll is 4,188 sq ft, two first-plat homes with 2014 roll years, one on Camden Lakes Cir and one on Cartwright Ln; the next largest are 4,116 sq ft (2013) and 4,000 sq ft (2018). Those four are the only homes of 4,000 sq ft or more, all on the first plat. Phase 1A's largest is 2,571 sq ft, and Phase 2's is 3,928 sq ft. The smallest county heated area is 1,315 sq ft (first plat, 2019 roll year); seven homes are under 1,500 sq ft, from 1,315 to 1,480.

How do the streets compare?

Camden Lakes Cir holds 109 homes: 66 on the first plat, 7 on Phase 1A and 36 on Phase 2, so the three plats share that street. Winfield Ln holds 22 homes, all on Phase 2. Cartwright Ln holds 16, 8 on the first plat and 8 on Phase 2, and Halberry Ln holds 9, all on Phase 2. Camden Lakes Ln carries no home on the county roll. A street name alone does not tell you the plat, so ask which plat a home is on.

Heated areas run from 1,315 to 4,188 sq ft on Camden Lakes Cir (roll years 2013 to 2025), 1,324 to 3,136 on Winfield Ln (2014 to 2024), 2,346 to 4,188 on Cartwright Ln (2014 to 2021) and 1,329 to 2,368 on Halberry Ln (2014 to 2023). These are counts and ranges from the roll, not a judgment of any street.

How old are the homes?

The county roll years run from 2013 to 2025 on the first plat and from 2014 to 2024 on both Phase 1A and Phase 2. 126 of the 156 homes carry county roll years from 2013 to 2016, and 30 carry roll years from 2017 to 2025: 19 on the first plat, 1 on Phase 1A and 10 on Phase 2. The roll year is the county's year-built field; the roll does not name who built a home. This table shows the homes by roll year and plat, from our count.

2014 is the most common roll year, at 62 homes, followed by 2015 at 45. 126 homes carry county roll years from 2013 to 2016, before Irma's September 2017 landfall, and 7 carry roll years from 2023 to 2025, after Ian's September 2022 landfall. That is a statement about roll years, not about how any home fared in a storm.

How big are the lots?

Pulte's February 2013 release announced a gated neighborhood with 150 single-family home sites on about 60 acres. That is the builder's launch figure for the whole community, not a measurement of any lot. Recorded lot widths and depths, lot areas, which lots back onto water or preserve, pool and screen enclosure details and per-home bedroom and bath counts: Information not available at time of publishing (checked 2026-11-03). The recorded plat, a survey, the seller and the county permit record hold them.

Do the homes have pools?

Pools are on individual lots; ask the seller about a specific home's pool and its permit. This page gives no count of homes with pools, because the sources it uses do not give one. A pool and its screen enclosure are also features to check against the permit record for the address.

Do the homes have one or two stories?

The county figures used here do not give a story count, so this page prints none for the 156 homes. Pulte's July 2013 release lists eight floor plans, one and two stories, which tells you that both layouts were offered. Stories are given only for the named plans: the Martin Ray and the Windsor II are one story, and the Weatherford is two. For any other home, confirm the layout with the seller and check it against the county permit record.

Which Floor Plans Did Pulte Build at Camden Lakes?

Camden Lakes' builder, Pulte Homes, gave figures for four plans in its 2013 releases: the Martin Ray, the Cameron, the Windsor II and the Weatherford. Its July 2013 release lists eight floor plans, one and two stories, from 1,761 to over 3,300 sq ft. This page prints the release figures, each with its date.

Data updated: November 2026 (Pulte Homes releases of July 23 and November 6, 2013; Collier County Property Appraiser public data files, download dated October 27, 2026).

How many floor plans did Pulte offer?

Pulte's July 2013 release lists eight floor plans, one and two stories, from 1,761 to over 3,300 sq ft. Its February 2013 release announced two-, three- and four-bedroom plans. The releases give figures for four of the eight plans, and a January 2014 brokerage post that reproduced Pulte's plan list names the other four.

What is the Martin Ray?

The Martin Ray, per Pulte's July 23 and November 6, 2013 releases, is a one-story plan with an optional loft. It has two bedrooms plus a flex room, with an optional third bedroom and a loft with a fourth, two baths and a two-car garage. The release size is 1,968 sq ft base and up to 2,821 sq ft with options. Pulte's starting price was from $324,990 in July 2013 and from $331,990 in November 2013.

What is the Cameron?

The Cameron, per Pulte's July 23, 2013 release, is a three-bedroom plan plus a den, with three baths, 2,384 sq ft and a three-car garage, from $404,990. The release does not state whether it is one or two stories, so confirm the layout of any Cameron with the seller and the permit record.

What is the Windsor II?

The Windsor II, per Pulte's July 23, 2013 release, is a one-story, four-bedroom plan with three baths, 3,078 sq ft and a three-car garage, from $474,990. Those are the builder's 2013 figures, so confirm a specific home's bedrooms, baths and square footage with the seller.

What is the Weatherford?

The Weatherford, per Pulte's November 6, 2013 release, is a two-story plan with four bedrooms and three full baths plus one half bath, at 3,347 sq ft base. The release shows the model with a fifth bedroom, a bonus room and four full baths, at 3,710 sq ft as shown. The release does not state a garage or a starting price for it.

What were the other four plans?

A January 2014 brokerage post that reproduced Pulte's plan list names the other four plans: Castle Rock (one story, 2 bedrooms plus den, 2 baths, 1,761 sq ft), Vernon Hill II (one story, 3 bedrooms plus den, 2 baths, 1,911 sq ft), Continental (two stories, 4 bedrooms plus den and loft, 2.5 baths, 2,839 sq ft) and Dartmouth II (one story, 3 bedrooms plus den, 3 baths, 2,547 sq ft). Confirm the plan of any home with the seller's plans and permit records.

How do the builder's sizes compare with the county's?

Pulte's July 2013 release describes eight plans of 1,761 to over 3,300 sq ft, and its November 2013 release shows the Weatherford model at 3,710 sq ft; the county roll records heated areas of 1,315 to 4,188 sq ft. A builder's figure and the county's heated area measure different things. This page does not match any plan to a county size or to a home, because the county roll does not name plans.

What garages do the plans have?

The Martin Ray has a two-car garage, and the Cameron and the Windsor II have three-car garages, per the July 2013 release. The Weatherford release states no garage. The garage sizes of the four plans in the brokerage list are not stated there either. The county figures used here carry no garage field, so the garage on any home is a question for the seller and the permit record.

How did Pulte describe the style and features?

Pulte's July 2013 release described the architecture as European Manor style. Its November 2013 release showed the Martin Ray and the Weatherford as part of its Life Tested series. The same November 2013 release described Camden Lakes as a natural gas community. Confirm natural gas service at a specific home with the seller, because the release does not name a utility.

What is still unpublished about the plans?

Which plan stands on which lot, the garage sizes of the four plans not in Pulte's releases, and the options built into a given home: Information not available at time of publishing (checked 2026-11-03). The seller's plans and the county permit documents for a specific home are where to look.

What Is the Camden Lakes Real Estate Market Doing?

Camden Lakes' county record shows 11 qualified recorded sales in the 24 months through mid-October 2026, from $680,000 to $1,300,000, at a $1,100,000 median. The last 12 months hold 6 sales, from $999,000 to $1,300,000, too few for a median. Every figure here counts only sales the county marks as qualified; no MLS figures were pulled.

Data updated: November 2026 (Collier County recorded sales, county records through mid-October 2026, county file dated October 27, 2026, our analysis).

The county record shows sale prices above the last calendar year with 10 or more qualified sales: the 2021 median was $674,000 on 11 sales, and the 24 months through mid-October 2026 show a $1,100,000 median on 11 sales, from $680,000 to $1,300,000.

These counts cover sales the county marks as qualified, so a deed the county does not mark as qualified is not in them. Listed prices, days on market and sale-to-list ratios are MLS measures and are not used on this page, because no MLS figures were pulled for it.

We tracked every qualified recorded sale the county file holds for the three plats, 236 sales from 2013 on. This table lists the county windows from 12 months to the full file, with the median per county heated sq ft for each. The newest qualified sale in the county file is July 22, 2026.

What happened in the last 12 months?

The county file shows 6 qualified sales from October 28, 2025 to July 22, 2026, from $999,000 to $1,300,000. Six is under the 10 needed for a median, so this page gives a range only. The lowest was $999,000 on Camden Lakes Cir on January 6, 2026, a Phase 1A home, and the highest was $1,300,000 on Camden Lakes Cir on May 27, 2026, a Phase 2 home. The newest qualified sale in the county file is July 22, 2026, at $1,285,000 on Camden Lakes Cir, a first-plat home.

What do the last 24 months show?

In the 24 months through mid-October 2026 the county file holds 11 qualified sales from $680,000 to $1,300,000, at a $1,100,000 median. This is the lead window on this page, because the 12-month window has fewer than 10 sales and the 24-month window is the shortest one deep enough for a median. The 11 sales run from November 1, 2024 to July 22, 2026.

Are Camden Lakes prices higher than in past years?

The county record shows sale prices above the last calendar year with 10 or more qualified sales: the 2021 median was $674,000 on 11 sales, and the 24 months through mid-October 2026 show a $1,100,000 median on 11 sales, from $680,000 to $1,300,000. The last 12 months are the 6 rows from October 28, 2025 to July 22, 2026. The last 24 months are the 11 rows from November 1, 2024 on, because the October 15, 2024 sale falls just outside. The 36-month sales run from 1,324 to 3,300 county heated sq ft.

What was the highest qualified sale?

The highest qualified sale in the county file is $1,675,000, recorded July 16, 2024, a Phase 2 home of 2,796 county heated sq ft with a 2015 roll year. It is the top of the 36-month and 60-month ranges. This page gives no house number for it.

What does the 10-year view show?

The 120-month window holds 86 qualified sales from $350,000 to $1,675,000, at a $718,500 median. That window reaches back to late 2016, into the years when yearly medians were $615,000 in 2018, $637,500 in 2019, $559,000 in 2020 and $674,000 in 2021, so it blends several price levels. Use it for depth, and use the shorter windows for current pricing.

What does the full county file show?

The full county file for the three plats holds 236 qualified sales since 2013, from $336,100 to $1,675,000, at a $603,450 median. The first year, 2013, shows 3 sales. The most active year was 2014, with 75 qualified sales at a $495,000 median, the most sales of any year in the file.

How have resales moved?

Among resales in the last 60 months, the county file pairs 33 homes with an earlier qualified sale; the median change across those 33 pairs is +84 percent, in nominal dollars, not adjusted for inflation, improvements or holding period.

Were any deeds left out of the counts?

The county file shows two priced deeds in the last 36 months that it left unqualified, $318,200 in April 2025 and $160,000 in March 2026; neither is in any count or median on this page. A deed can go unqualified for many reasons, and the county's flag is the only thing we report.

How should a buyer read these numbers?

Start with the plat and the size, since the 36-month table gives the street, plat, county heated size and roll year for every qualified sale. Fewer than 10 sales in each year since 2022 means a median moves with which sizes and plats happen to sell, so look at the individual sales for the size you want. Every figure counts only sales the county marks as qualified, and no MLS figures were pulled. A buyer's guide is on our buying page and our Naples buyer page.

How should a seller read these numbers?

Price against qualified recorded sales of the same plat and size band, using the 24-month and 60-month windows, which are the deepest windows with a median, and keep the county heated size and the recording date in view. A pricing opinion should name the sales it relies on and say which are in the county's qualified count. If you are thinking of selling, start with our Naples seller page and request a home valuation that names the recorded sales used.

What Are Camden Lakes HOA Fees, and Is There a CDD?

Camden Lakes' homeowners association does not publish an assessment schedule on any public page we found, so this page prints no fee figure. The 2026 county tax roll shows no CDD assessment on any home; each carries one $270 non-ad valorem charge. Ask for the budget and an estoppel certificate.

Data updated: November 2026 (Collier County Property Appraiser public data files, download dated October 27, 2026, 2026 roll, our analysis; Florida Statutes, 2024 text).

We read the 2026 county tax roll for all 156 homes, and it shows one non-ad valorem charge on every home. The association's own figures are not public. This table lists what to ask for at each layer of cost, and who holds it.

How much are the HOA fees?

The association does not publish an assessment schedule on any public page we found. The current assessment, what it pays for, how often it is billed, and any transfer, application or capital contribution charge: Information not available at time of publishing (checked 2026-11-03). Ask the seller for the current budget and the association's billing schedule before you make an offer.

What does the assessment pay for?

That is set by the association's budget and its recorded declaration, and neither is public. This page makes no claim about what any assessment pays for at Camden Lakes, including the upkeep and operation of the amenity center Pulte described in 2013. Ask for the current budget and read its line items, and ask the seller what a recent bill showed.

Is there a CDD assessment?

The 2026 county tax roll shows no CDD assessment on any home; each carries one $270 non-ad valorem charge. Under s. 190.005, a community development district of less than 2,500 acres is created by county ordinance. A first-sale contract inside an established district must carry a bold disclosure that the district may impose and levy taxes or assessments (s. 190.048). Both sections are part of Chapter 190 of the Florida Statutes. Read the current statute.

What is the $270 charge on the tax bill?

Each of the 156 homes carries one non-ad valorem charge of $270 on the 2026 roll. This page does not name the charge, because the roll does not label it in a way we can confirm. The Collier County Tax Collector bill for a specific home shows it, and the Tax Collector can tell you what it pays for.

Is there an MSTU?

The 2026 levy list for this tax area carries no special-purpose MSTU line; the countywide "Unincorp Gen Mstd" levy applies to unincorporated parcels. That levy is 0.6844 mills on the 2026 roll, one of ten levies in millage area 150.

What is an estoppel certificate?

Florida law, s. 720.30851, requires a homeowners association to issue an estoppel certificate within 10 business days of a request, caps the fee and adjusts the caps for inflation every 5 years; read the current statute (s. 720.30851). An estoppel certificate states what the association says is owed on a home, which is why a buyer asks for one before closing. Your contract sets who pays for it.

What utilities will I pay for?

The water, sewer, irrigation and natural gas providers for these homes: Information not available at time of publishing (checked 2026-11-03). The seller's recent bills and the county's utility service-area maps show who bills a specific home. Pulte's November 2013 release described Camden Lakes as a natural gas community; confirm service at a specific home with the seller.

What should a buyer request before closing?

Ask for the items in the table: the current budget, the recorded declaration and amendments, articles, bylaws and rules, the amenity center's rules, an estoppel certificate, any special-assessment notice, the seller's elevation certificate, a wind mitigation report and insurance quotes for the address. Section 720.401 requires a buyer to receive the homeowners association disclosure summary before signing; if it comes later, the buyer may void the contract within 3 days of receiving it (s. 720.401). Your agent should collect these before the contract's deadlines run.

What Does Florida HOA Law Mean for a Camden Lakes Buyer?

Camden Lakes' homeowners association falls under Chapter 720 of the Florida Statutes, which sets how governing documents, records, rentals, architectural reviews and estoppel certificates work. The statutes set what a buyer may ask for, while the recorded declaration sets the community's own rules. Read the current statute for each point.

Data updated: November 2026 (Florida Statutes, 2024 text; Florida Department of Business and Professional Regulation).

The answers here state what Florida law says in summary. The community's own rules sit in its recorded documents, which are not public online, so each answer ends with where to ask.

Which law governs the association?

Chapter 720 of the Florida Statutes governs homeowners associations. Under that chapter, a homeowners association's governing documents are its recorded declaration with any amendments, its articles of incorporation and its bylaws (s. 720.301), and they control pets, leasing, vehicles, architectural changes and assessments at Camden Lakes. For communities created after October 1, 1995, the governing documents also set each owner's share of common expenses (s. 720.308). The full text is in Chapter 720.

How do I see the association's records?

Official records must be kept for 7 years and made available to owners within 10 business days of a written request (s. 720.303). Put the request in writing and keep a copy. Section 720.303 also requires an association with 100 or more parcels to post its governing documents, budget and financial reports on a website or app with a protected owner section; the county roll lists 181 parcels on Camden Lakes' three plats, so ask the association how owners reach those documents.

Can the association limit rentals?

Lease rules come from the recorded declaration. Chapter 720 of the Florida Statutes says a rental restriction adopted by amendment after July 1, 2021 generally applies only to owners who take title after it or who consent, while an amendment barring rentals of less than 6 months or limiting rentals to 3 per calendar year binds all owners (Chapter 720). Ask which version of the documents applies to a specific home.

Can the association reject my exterior changes?

Under Chapter 720, an architectural review committee may act only within the declaration or its published guidelines, and it may not regulate interior features that are not visible from outside. A denial must be in writing and cite the rule. Hurricane protection that meets the board's adopted specifications cannot be denied. Read the current statute (Chapter 720) and the recorded declaration; this page states no Camden Lakes rule on colors, fences, pools or shutters.

What can owners keep regardless of the rules?

Under Chapter 720, an owner may display up to two portable flags no larger than 4.5 by 6 ft and a freestanding flagpole up to 20 ft (s. 720.304), items not visible from outside the lot may be stored there, and accessibility ramps are allowed with a physician's affidavit. Section 720.3075 voids governing-document clauses that would let a developer amend the documents on its own after turnover (s. 720.3075). Read the current statute.

How do fines work?

Under Chapter 720, fines are up to $100 per violation and $1,000 in total for a continuing violation unless the documents say otherwise. The association must give 14 days' written notice and a hearing before a committee of at least three members who are not board members. No fine may be levied for trash carts left out within 24 hours of collection. Read the current statute (Chapter 720) and the declaration.

What happens if assessments go unpaid?

Where the documents authorize it, the association has a lien for unpaid assessments. Unpaid amounts bear the documents' rate or 18 percent simple interest, a late fee is capped at the greater of $25 or 5 percent of the installment, and the association must give 45 days' notice before a claim of lien (s. 720.3085). Your closing agent settles any balance at closing, and your contract sets who pays what.

What is the HOA disclosure summary?

Section 720.401 requires a buyer to receive the homeowners association disclosure summary before signing; if it comes later, the buyer may void the contract within 3 days of receiving it (s. 720.401). The summary is how a buyer learns about assessments and use restrictions before committing. Ask the seller and your agent when it will be delivered.

Who handles a complaint about the association?

The Florida Department of Business and Professional Regulation says its division can arbitrate homeowners association election and recall disputes but does not have authority to investigate complaints under Chapter 720 (DBPR). For anything else, start with the association's own procedures in the recorded documents.

Do condominium safety laws apply here?

Florida's condominium milestone inspection and structural reserve laws apply to condominium and cooperative buildings, not to these single-family homes. A Camden Lakes buyer's questions about the roof, the structure and the insurance for a home go to the seller, an inspector and the buyer's own insurance agent.

What Are Property Taxes at Camden Lakes?

Camden Lakes' 2026 county tax roll puts all 156 homes in millage area 150, which carries 9.3696 mills in total. The median total tax bill is $6,012 on a median just value of $810,812, and every home carries one $270 non-ad valorem charge. This table lists each authority's levy.

Which authorities levy on Camden Lakes?

Ten levies make up the 9.3696 mills, led by the Collier County General Fund at 3.0107 and the School Board's local board levy at 2.2480. The School Board's state law levy is third at 1.8990, and the North Collier Fire Control levy is fourth at 1.0000. The "Unincorp Gen Mstd" line is the tax-roll proof that Camden Lakes sits in unincorporated Collier County, outside the City of Naples.

What does a typical home pay?

At 9.3696 mills, the median 2026 just value of $810,812 would carry about $7,597 in ad valorem tax ($810,812 x 0.0093696) before any exemption or assessment limit, plus the $270 non-ad valorem charge; the median total bill on the 2026 roll is $6,012, because taxable value and exemptions differ by home and 124 of the 156 homes carry a homestead exemption. This table shows the 2026 roll for all 156 homes.

What would a new buyer's bill look like?

If a buyer's taxable value came to the 24-month median sale price of $1,100,000, the 9.3696 mills would come to about $10,307 ($1,100,000 x 0.0093696) before any exemption, plus the $270 charge. The county sets taxable value, not the sale price, so treat this as an illustration and check with the Collier County Property Appraiser.

Which fire district levies here?

The fire levy is the North Collier Fire Control levy, 1.0000 mills, as the county roll lists it. It is the fourth-largest single line in millage area 150. The tax roll shows the levy but not which station responds to a given address. North Collier Fire Rescue lists Station 48 at 16280 Livingston Road, Naples 34110, its tenth station, serving Talis Park, Imperial Golf Estates and Mediterra (station list).

Is there a CDD or MSTU on the bill?

The 2026 county tax roll shows no CDD assessment on any home; each carries one $270 non-ad valorem charge. The 2026 levy list for this tax area carries no special-purpose MSTU line; the countywide "Unincorp Gen Mstd" levy applies to unincorporated parcels. The Collier County Tax Collector bill for a home shows each line.

How much of Camden Lakes is homesteaded?

On the 2026 roll, 124 of the 156 homes, or 79 percent, are homestead-exempt. That is a tax fact about how the roll reads, and it shifts the median bill, since a homestead exemption lowers the taxable value of a home. The median total tax bill of $6,012 sits inside a range from $270 to $11,394.

How does a purchase reset the bill?

A purchase resets the assessed base for the new owner, so a buyer should not assume the seller's 2026 bill carries over to the next tax year. The Collier County Tax Collector bill is the place to see the levies for a specific home and the exemptions that apply to the owner. Ask your tax professional how a change of ownership affects the bill you will receive.

Is Camden Lakes Gated, and What Is in the Amenity Center?

Camden Lakes is a gated neighborhood per Pulte's February and November 2013 releases, and its 2013 releases list a pool, a fitness center and a meeting or gathering room. No golf course or marina is part of the community. These are the builder's 2013 descriptions, so confirm what stands today, and the rules for using it, with the association.

Data updated: November 2026 (Pulte Homes releases of February 4, July 23 and November 6, 2013 as linked; Mercato, REBusiness, Wikipedia and Coastland Center pages as linked, read November 3, 2026; Collier County Property Appraiser public data files, download dated October 27, 2026).

We read Pulte's four 2013 releases for the community. Three describe the grounds, and the table lists what each says: the builder's plan, not a listing and not a current inspection.

Is Camden Lakes a gated community?

Pulte's February 2013 and November 2013 releases describe Camden Lakes as a gated neighborhood (February 2013 ; November 2013). How the gate works and who may enter are set by the association, so confirm them with it.

How does the gate work?

No public record we checked describes the type of gate or how it operates, so this page does not say. Data updated: November 2026 (Collier County's republished copy of the FEMA flood map, panel 12021C0192J, and its evacuation zone, Coastal High Hazard Area and elevation certificate layers, our count, read November 3, 2026; Collier County Property Appraiser public data files, download dated October 27, 2026, for the home counts; FEMA glossary and Risk Rating pages; Collier County Community Planning and Resiliency page).

What did we find on the county's flood map?

By our count from the county's republished flood layer, 141 of the 145 county address records on Camden Lakes Cir, Camden Lakes Ln, Cartwright Ln and Halberry Ln fall in Zone AH, 2 in shaded Zone X and 2 in Zone X; none falls in Zone AE or a V zone.

What about the homes themselves?

Those records include 134 homes, every home on Camden Lakes Cir, Cartwright Ln and Halberry Ln: 130 read Zone AH, and four homes on Halberry Ln read Zone X, two of them in the shaded 0.2 percent annual chance area.

What about Winfield Ln?

The 22 homes on Winfield Ln are not in that count; check a Winfield Ln address on the FEMA Map Service Center (msc.fema.gov/portal/home) and ask the seller for its elevation certificate. This page does not guess a Winfield Ln zone.

Which homes read Zone X?

Four homes on Halberry Ln read Zone X on the county's layer, two of them in the shaded 0.2 percent annual chance area. Records near a zone line can read differently on the live map, so check the exact address on the FEMA Map Service Center (msc.fema.gov/portal/home).

What does Zone AH mean?

Zone AH is one of the zones FEMA places in the Special Flood Hazard Area, where federal flood insurance purchase rules apply to many mortgages (FEMA). Ask a lender or insurer what the zone means for a specific address and loan.

What do shaded Zone X and Zone X mean?

The county's layer labels shaded Zone X a 0.2 percent annual chance flood hazard and Zone X an area of minimal flood hazard. That is the county's label, not a promise about any single home.

What is the map panel and date?

The community sits on FIRM panel 12021C0192J, effective February 8, 2024, as the county's republished layer reports; confirm the current panel at the FEMA Map Service Center (msc.fema.gov/portal/home).

What is the base flood elevation at my home?

The county's map does not give a base flood elevation for each home; get the BFE for a home from its elevation certificate or from the FEMA Map Service Center (msc.fema.gov/portal/home).

Are there elevation certificates?

The county's elevation certificate records include 92 certificates for Camden Lakes Cir, Cartwright Ln and Halberry Ln addresses, most entered in 2014 and 2015 (our count); ask the seller for the certificate for a specific home.

What is the evacuation zone?

Zone C on the county's layer for all 145 records; confirm your zone with Collier County Emergency Management before a storm.

Is Camden Lakes in the Coastal High Hazard Area?

Collier County's Coastal High Hazard Area layer shows no area at Camden Lakes.

Who decides on flood insurance, and what does Collier's CRS class mean?

Whether a lender requires flood insurance on a Camden Lakes home is the lender's decision, based on the zone at that address; check the address at the FEMA Map Service Center (msc.fema.gov/portal/home) and ask the seller for the elevation certificate. FEMA's Risk Rating 2.0, fully in place since April 1, 2023, prices National Flood Insurance Program policies on flood frequency, flood types, distance to water, elevation and rebuilding cost rather than on the flood zone, while the maps still drive the mandatory purchase rule (FEMA). Collier County's Community Planning and Resiliency page reports Community Rating System Class 5, participation since October 1992, savings of over $9 million a year in flood insurance premiums, and a 5 percent discount for each class improvement on policies in the Special Flood Hazard Area (Collier County). Your own premium depends on the policy and the address.

How Did Hurricanes Irma, Ian and Milton Affect Naples?

Camden Lakes is in unincorporated Collier County, which Hurricanes Irma, Ian and Milton each touched in different ways. No document we found names Camden Lakes in a storm damage report, which is not proof of what a storm did or did not do there. This page gives what official sources report for Naples and Collier County.

Data updated: November 2026 (National Weather Service Miami, the National Hurricane Center, WGCU, Business Observer and Wikipedia as linked, read November 3, 2026; Collier County Property Appraiser public data files, download dated October 27, 2026).

Storm effects varied by location and by building, so treat every number here as a regional record, not a statement about any home.

Hurricane Irma (2017)

Hurricane Irma made landfall at Marco Island on September 10, 2017 as a Category 3 with 115 mph winds, per the National Weather Service in Miami (NWS Miami), which reports storm surge of 3 to 4 ft on the Naples Gulf and Naples Bay waterfronts, reaching less than half a mile inland. Wikipedia also gives the Category 3 landfall (Wikipedia).

Irma's winds and rain in Collier County

NWS Miami reports sustained Category 2 winds of 96 to 110 mph across inland Collier County and much of Naples, a 142 mph gust near Naples Airport, and 9 to 15 inches of rain inland (NWS Miami). Those are measurements at specific places and across an area, not at Camden Lakes.

Irma's damage and power losses

NWS Miami reports at least 88 structures destroyed and 1,500 with major damage in Collier County, more than 30,000 claims, $320 million in damage in unincorporated Collier, and over 90 percent of customers in western South Florida without power for more than a week (NWS Miami). Camden Lakes is in unincorporated Collier County, so that figure is the total for the area it belongs to, not a figure for these homes. WGCU reported a curfew and a flooded manufactured home park in South Naples on September 11, 2017 (WGCU), and Business Observer reported on October 27, 2017 that Naples lost power for up to 10 days (Business Observer).

Which homes predate Irma or postdate Ian?

126 homes carry county roll years from 2013 to 2016, before Irma's September 2017 landfall, and 7 carry roll years from 2023 to 2025, after Ian's September 2022 landfall. The roll year is the county's year-built field, not a completion date, and this page makes no claim about how any home fared.

Hurricane Ian (2022)

Hurricane Ian made its first Florida landfall at Cayo Costa on September 28, 2022 as a Category 4, per Wikipedia (Wikipedia). NWS Miami's summary describes extensive storm surge flooding over most areas south and west of US 41 (Tamiami Trail) and near the Gordon River, the Cocohatchee River and connecting creeks, with hurricane-force winds in western Collier (NWS Miami summary). Those are area statements.

What the official Ian report says about North Naples

The National Hurricane Center's Tropical Cyclone Report gives maximum inundation of 8 to 12 ft in Estero, Bonita Beach, Bonita Springs and North Naples, with the worst contained to the immediate coastline and inland high water marks of 5 to 7 ft, and 6 to 9 ft in Naples (NHC report). These are area statements; this page applies none of them to a home or a street.

Hurricane Milton (2024)

Hurricane Milton made landfall near Siesta Key on October 9, 2024 as a Category 3, per Wikipedia (Wikipedia). The National Hurricane Center's 2024 report index lists Milton as a major hurricane from October 5 to 10, 2024, with peak winds of 155 knots (NHC season page). This page gives no Collier damage figure and no Naples surge figure for Milton.

What to ask after a storm

Ask the seller for the home's insurance claim history, repair invoices, permits, and roof and window details. Ask the association for its records of common-area and amenity center repairs after any storm, and ask for the elevation certificate.

How Does Insurance Work for a Camden Lakes Home?

Camden Lakes homeowners insure the house themselves, and Florida law shapes the flood, wind and roof questions that arise in a quote. Citizens Property Insurance's flood phase-in, wind mitigation discounts and roof rules change over time, so this page dates each item and sends you to the current statute.

Data updated: November 2026 (Florida Statutes ss. 627.0629 and 553.844; Insurance Journal, June 23, 2026; the Citizens Property Insurance flood coverage update; the Florida Roofing and Sheet Metal Contractors Association; Collier County building bulletin; all as linked, read November 3, 2026).

Premiums depend on the address, the roof, the openings and the carrier, so this page gives no premium figure.

Who insures what?

The homeowner insures the house. The association's coverage for the amenity center and any common areas is a matter for its budget and records, so ask the association for its insurance summary and budget before you buy. Pools are on individual lots, so a home with a pool carries that exposure on the owner's own policy.

Flood coverage for a home

Whether a lender requires flood insurance on a Camden Lakes home is the lender's decision, based on the zone at that address; check the address at the FEMA Map Service Center (msc.fema.gov/portal/home) and ask the seller for the elevation certificate. FEMA's Risk Rating 2.0, fully in place since April 1, 2023, prices National Flood Insurance Program policies on flood frequency, flood types, distance to water, elevation and rebuilding cost rather than on the flood zone (FEMA). Citizens' homeowners policies with wind coverage in FEMA flood hazard areas needed flood coverage at renewals on or after July 1, 2023, and other personal residential policies phase in by dwelling replacement cost: January 1, 2024 for $600,000 or more, 2025 for $500,000 or more, 2026 for $400,000 or more and January 1, 2027 for all others (Citizens). A lender can still ask for flood coverage on a home.

What has changed at Citizens?

Insurance Journal reported on June 23, 2026 that Citizens had 293,772 policies at the end of May 2026, down from 1.4 million in 2023, a 2 percent market share against 23 percent in 2011, and that more than 20 new private carriers had entered (Insurance Journal). That is a statewide report, and it says nothing about a particular home or quote.

What wind mitigation discounts does Florida law require?

Florida law requires insurers to give windstorm discounts for wind uplift prevention, roof strength and covering, roof-to-wall strength, wall-to-floor-to-foundation strength, and opening, window, door and skylight protection, and since October 1, 2023 to describe those discounts on their websites; the Office of Insurance Regulation re-evaluates them every 5 years from January 1, 2025 (s. 627.0629, Florida Statutes). Read the current statute.

How does roof work affect a home's insurance?

Under s. 553.844, reroofing brings a secondary water barrier and improved roof-deck attachment, and roofs built or repaired under the 2007 Florida Building Code or later get the exception to the 25 percent repair rule (Florida Statutes). Every home carries a county roll year from 2013 to 2025, after the 2007 Florida Building Code threshold that s. 553.844 uses for its roof-repair rule. Read the current statute, and ask the seller for the roof's age, permit and repair history.

What changed with the 2023 building code?

The Florida Building Code 8th edition was in effect on December 31, 2023, per the Florida Roofing and Sheet Metal Contractors Association (FRSA). Collier County's building official states a minimum design wind speed of 150 mph for a Category II structure, up to 170 mph in some regions of the county, for work under the current code (Collier County bulletin). That statement is about new work, and this page does not apply it to an existing home.

How do I get a real number?

Get quotes for the specific address, with a wind mitigation inspection, before you commit. Ask for the quote with and without flood coverage, and ask the lender what it will want.

What should a buyer collect before closing?

Collect the elevation certificate, a wind mitigation report, the seller's claim history, the roof's age and permit, and written quotes for the address. Ask the association for its insurance summary and budget. Florida law sets the seller's flood disclosure form; check the current statute and form before listing.

A freestanding emergency department is not a hospital. NCH North Naples Hospital is about 4.6 road miles and about 10 minutes away by the modeled drive times, and Wikipedia names it as the area hospital (Wikipedia). NCH's location finder is at nchmd.org/locations.

Physicians Regional Medical Center

Physicians Regional Healthcare System lists Collier Boulevard, 8300 Collier Blvd, Naples 34114; North, 1285 Creekside Blvd, Naples 34109; and Pine Ridge, 6101 Pine Ridge Rd, Naples 34119 (Physicians Regional). Pine Ridge is about 7.8 road miles and about 14 minutes away, and Collier Boulevard about 17.1 road miles and about 26 minutes.

Walk-in care

NCH lists Care Now options, Immediate Care and Urgent Care, on its site (NCH Care Now); these are not emergency rooms, so confirm hours and services with NCH.

Fire and ambulance

North Collier Fire Rescue lists Station 48 at 16280 Livingston Road, Naples 34110, its tenth station, serving Talis Park, Imperial Golf Estates and Mediterra (North Collier Fire); we keep a separate page for Talis Park. This page does not say which station answers a call from a Camden Lakes address. WGCU reported that North Collier Fire began advanced life support patient transport on July 31, 2025 (WGCU).

What Is Planned Around Camden Lakes?

Camden Lakes sits off Livingston Road, per Pulte's November 2013 release, where public records show I-75 widening, an Immokalee Road interchange proposal and Veterans Memorial Boulevard work, each with its own date. FDOT project 452544-1 covers about 21 miles of I-75 and is listed in the construction phase. This page gives no distances and no completion dates of its own.

Data updated: November 2026 (FDOT, WGCU, Naples News Now, Pape-Dawson, the Lehigh Acres Citizen, Wikipedia and Gulfshore Business as linked, read November 3, 2026).

Plans change, so every item carries its date and its source.

I-75 widening

FDOT project 452544-1 covers about 21 miles from north of Golden Gate Parkway to south of Alico Road and is listed in the construction phase, with the current phase starting mid 2026. The scope is express lanes in each direction, auxiliary lanes, "accelerated congestion relief lanes between Immokalee Road and Bonita Beach Road", noise walls and ramp changes, a diverging diamond interchange proposed at Immokalee Road, and direct express lane access at Vanderbilt Beach Road (FDOT project page). Check the project page for current closures.

When I-75 construction starts and what it brings

FDOT's page lists public hearings on October 27 and 28, 2026. WGCU reported on September 20, 2026 that construction was slated to start in fall 2026 over a three-year timeframe and that noise walls were proposed for 29 neighborhoods in 20 segments covering about 16 miles at an estimated $77 million (WGCU). WGCU also reported that an FDOT session was held at North Collier Regional Park, 15000 Livingston Road (WGCU). This page makes no claim about whether a noise wall comes to Camden Lakes.

The Immokalee Road interchange

On January 23, 2024 the county board authorized staff to begin talks with FDOT on a diverging diamond at I-75 and Immokalee Road. In February 2024 the westbound right lane was restriped as a through lane from Valewood to I-75 and 17 signals were retimed, per Naples News Now.

Veterans Memorial Boulevard

The first phase, from Livingston Road to Aubrey Rogers High School, is a four-lane, median-divided road with bike lanes, sidewalks and new signals at the elementary and the high school, per its engineer (Pape-Dawson). Naples News Now reported in July 2023 that a second phase would extend it to US 41 with design to start in 2024 (Naples News Now).

Livingston Road and its trail study

Wikipedia describes Livingston Road (County Road 881) as passing North Collier Regional Park, meeting Immokalee Road, narrowing at Veterans Memorial Boulevard and passing Mediterra before it enters Lee County (Wikipedia). FDOT lists a project development and environment study (FM 447514-1) for a trail from Radio Road to the Collier County line (FDOT fact sheet). That is the study's existence only; this page does not say where a trail would run.

Other I-75 interchanges

An August 2025 FDOT District One roadwatch report gave I-75 at Pine Ridge Road (exit 107) an expected completion in mid 2027 and I-75 at SR 951 (exit 101) summer 2026 (Lehigh Acres Citizen).

Schools building nearby

Royal Palm Academy, a private school at 16100 Livingston Road, cut the ribbon on a $10 million, 22,000 sq ft two-story building on August 10, 2026, per Gulfshore Business. WGCU reported that Aubrey Rogers High School opened to students on August 10, 2023 (WGCU). This page makes no traffic claim about either.

New homes and apartments nearby

Naples News Now reported that the county planning board unanimously backed 205 apartments on 24 acres at Immokalee Road and Catawba Street in February 2025, with the commission decision set for April 8 (Naples News Now). Check the county's records for the final decision.

Is anything planned on the Livingston Road frontage itself?

Rezonings, site plans and petitions on the Livingston Road frontage beside Camden Lakes: Information not available at time of publishing (checked 2026-11-03). Collier County Growth Management holds them, and the Planning Commission and Board of County Commissioners agenda packets list them. Ask us before you buy or list, and we will check the county's current records for the address.

Camden Lakes vs Delasol: Which Fits You?

Camden Lakes has 156 homes with county roll years from 2013 to 2025 and 11 qualified sales in the last 24 months at a $1,100,000 median, while Delasol shows 21 qualified sales at an $875,000 median over the same 24 months. Both are compared here on one county yardstick, with no judgment about who should choose which.

Data updated: November 2026 (Collier County Property Appraiser public data files, download dated October 27, 2026; Collier County recorded sales, qualified recorded sales over $100,000, county records through mid-October 2026, our analysis; Business Observer as linked).

These are county figures on one yardstick, qualified recorded sales over $100,000. Fees, rules, gates, amenities, builders' features and flood records are not compared. Parcel counts and size ranges for the other communities include parcels that carry no home.

How do prices compare?

Over 24 months, Camden Lakes shows 11 qualified sales at a $1,100,000 median and Delasol 21 sales at an $875,000 median. Over 60 months, Camden Lakes shows 34 sales at a $1,100,000 median and Delasol 65 sales at an $835,000 median. Each window is named, and each figure is a county median of qualified sales, not an asking price.

How does sales activity compare?

In the 12 months through mid-October 2026, Camden Lakes had 6 qualified sales, from $999,000 to $1,300,000, with no median because the county file holds fewer than 10. Delasol had 13, at an $865,000 median. Over 24 months the counts are 11 and 21.

How do county roll years compare?

Camden Lakes' homes carry county roll years from 2013 to 2025, and Delasol's parcels carry roll years from 1995 to 2025. A roll year is the county's year-built field, not a completion date.

How do sizes compare?

The county records heated areas of 1,315 to 4,188 sq ft at Camden Lakes and 480 to 21,600 sq ft at Delasol, whose range includes parcels that carry no home. Compare county figures with county figures.

How do Brandon, Sandalwood, Verona Pointe Estates and Argo Livingston read on the same yardstick?

The table gives their sales counts, ranges and medians without judgment. Verona Pointe Estates' county figures here are county figures only.

What can the county numbers not compare?

Fees, rules, gates, amenities, builders' features and flood records are not compared here, because the county yardstick does not measure them. Ask each association for its budget, declaration and estoppel certificate before you weigh one community against another.

Which fits?

Decide by size band, price band, county roll year and sales depth, not by anything else. The decision table uses county figures only.

The eight plan names sit in these bands by the sizes their sources state, and no plan is matched to a home. Release sizes: the Martin Ray, 1,968 sq ft base, and the Cameron, 2,384 sq ft, from the July 23, 2013 release; the Windsor II, 3,078 sq ft, from the same release; and the Weatherford, 3,347 sq ft base, from the November 6, 2013 release. Per the January 2014 brokerage list: Castle Rock, 1,761 sq ft; Vernon Hill II, 1,911; Dartmouth II, 2,547; and Continental, 2,839. A builder's figure and the county's heated area measure different things.

No plan's base size is stated at 3,500 sq ft or more; the November 2013 release shows the Weatherford model at 3,710 sq ft as shown with options.

Under 2,000 sq ft

30 homes fall in this band, on all three plats, with roll years from 2013 to 2023. The smallest county heated area is 1,315 sq ft (first plat, 2019 roll year), and seven homes are under 1,500 sq ft, from 1,315 to 1,480. By stated size, Castle Rock, Vernon Hill II and the Martin Ray sit here.

2,000 to 2,499 sq ft

54 homes fall in this band, the largest, with roll years from 2013 to 2025. The most common county heated size on the roll, 2,367 sq ft, is in this band, on 10 homes. By stated size, the Cameron sits here.

2,500 to 3,499 sq ft

56 homes fall in this range: 26 at 2,500 to 2,999 and 30 at 3,000 to 3,499. No Phase 1A home is 3,000 sq ft or more, and Phase 1A's largest is 2,571. The common size of 3,300 sq ft (5 homes) sits in this range. By stated size, Dartmouth II, Continental, Windsor II and the Weatherford sit here.

3,500 sq ft and over

16 homes are 3,500 sq ft or more: 11 on the first plat and 5 on Phase 2, on Camden Lakes Cir (10) and Cartwright Ln (6). Phase 2's largest is 3,928.

How sale prices spread across sizes

The 19 qualified sales recorded in the last 36 months run from 1,324 to 3,300 county heated sq ft, and from $680,000 to $1,675,000. The highest, $1,675,000 on July 16, 2024, was a Phase 2 home of 2,796 sq ft; the lowest, $680,000 on September 29, 2025, a Phase 2 home of 2,100 sq ft. Prices depend on condition, lot, pool and updates, not size alone.

Which fits?

Decide by size band, plat, street, county roll year and flood zone only. If you want a home of 3,500 sq ft or more, the county roll places them on the first plat and Phase 2, on Camden Lakes Cir and Cartwright Ln. Check the flood zone at each address on the FEMA Map Service Center (msc.fema.gov/portal/home), which matters most for Winfield Ln homes because the counted records do not include them. Confirm a home's bedrooms, baths and plan with the seller.

Thinking of Selling Your Home at Camden Lakes? List With the #1 Team in Southwest Florida Since 2012

Camden Lakes sellers get the strongest result when a home is priced by its size band, its plat and Collier County's recorded sales, because county records through mid-October 2026 show 11 qualified sales in 24 months and a $1,100,000 median. McGreevy and Comisar price from the record, not a portal estimate.

Data updated: November 2026 (Collier County recorded sales, qualified sales only, county records through mid-October 2026, county file dated October 27, 2026; Collier County 2026 tax roll; our analysis).

If you're searching for the best Camden Lakes listing agent, or thinking, "I need to sell my home at Camden Lakes...", you are choosing between a team that reads the market from a portal and a team that reads it from the record. We tracked every qualified recorded sale the county file holds for the three plats, 236 sales from 2013 on, we read the 2026 county tax roll for all 156 homes, and we checked the flood zone at 145 county address records on four of the community's streets, 134 of them homes. Jesse McGreevy and Marc Comisar price each home by size band, plat and county heated size, and put the flood record and the homeowners association paperwork in front of a buyer before the buyer has to ask.

How do you price with so few recent sales?

We state what the record holds and then price from the windows. The county shows 6 qualified sales in the 12 months through mid-October 2026, from $999,000 to $1,300,000, too few for a median, so the 24-month window leads: 11 qualified sales from $680,000 to $1,300,000 at a $1,100,000 median. We weigh it against the 60-month window, 34 sales at a $1,100,000 median, and check the answer against Delasol, Brandon, Sandalwood, Verona Pointe Estates and Argo Livingston on the same county yardstick. The 2021 median was $674,000 on 11 sales, the last calendar year with 10 or more. We make no forecast.

Does my home's size band change the price?

Yes, because size is the first adjustment after the plat. The county roll counts 30 homes under 2,000 county heated sq ft, 54 from 2,000 to 2,499, 26 from 2,500 to 2,999, 30 from 3,000 to 3,499 and 16 at 3,500 and over. We compare your home with qualified sales of a similar county heated size on a similar street, and we compute no new size statistic from a handful of deeds.

Does my plat change the pricing?

It can. Over 60 months Phase 2 shows 18 qualified sales from $680,000 to $1,675,000 at a $1,194,400 median, and the first plat shows 15 from $690,000 to $1,489,000 at an $829,000 median. Phase 1A shows 1 qualified sale at $999,000, so it has no median. The plats also sit in different size ranges: county heated areas run 1,315 to 4,188 sq ft on the first plat, 1,324 to 2,571 on Phase 1A and 1,324 to 3,928 on Phase 2, and the only homes of 4,000 sq ft or more are on the first plat.

What will a buyer ask me for?

A buyer will ask for the recorded declaration and its amendments, the articles, bylaws and rules, and the current budget. Expect a request for the homeowners association disclosure summary: s. 720.401 requires a buyer to receive it before signing, and if it comes later the buyer may void the contract within 3 days of receiving it. Expect an estoppel certificate request, a request for the amenity center's current rules, an elevation certificate for the home and a wind mitigation report. We gather these at listing.

What about flood and insurance questions?

Buyers ask both. By our count from the county's republished flood layer, 141 of the 145 county address records on Camden Lakes Cir, Camden Lakes Ln, Cartwright Ln and Halberry Ln fall in Zone AH, 2 in shaded Zone X and 2 in Zone X, and the county layer puts them in Evacuation Zone C. The 22 homes on Winfield Ln are not in that count; check a Winfield Ln address on the FEMA Map Service Center (msc.fema.gov) and ask the seller for its elevation certificate. Whether a lender requires flood insurance on a Camden Lakes home is the lender's decision, based on the zone at that address. Citizens' personal residential policies phase in flood coverage by dwelling replacement cost, and a lender can still ask for flood coverage on a home.

Frequently Asked Questions: Buyer Edition

Camden Lakes buyers ask what the 156 homes are, what has sold, what the flood record says and which documents govern a purchase. Each answer draws on a county record, a builder release, a statute or a public report, and where a fact is not published we say what to ask for.

Data updated: November 2026 (Collier County recorded sales, qualified sales only, county records through mid-October 2026, county file dated October 27, 2026; Collier County 2026 tax roll; Pulte's 2013 releases; Florida Statutes; flood zones as Collier County republishes the FEMA map, our count; our analysis).

What is Camden Lakes?

Camden Lakes is 156 single-family homes built by Pulte Homes on three recorded plats, 74 homes on the first plat, 7 on Phase 1A and 75 on Phase 2, on Camden Lakes Cir, Winfield Ln, Cartwright Ln and Halberry Ln, off Livingston Road in North Naples, per Pulte's November 2013 release. It is in ZIP 34110, in unincorporated Collier County, and county roll years run from 2013 to 2025. Our Naples hub reaches the wider market.

Where is it?

Camden Lakes is off Livingston Road in North Naples, west of I-75 and about 1.6 miles north of Immokalee Road, per Pulte's November 2013 release, and just south of North Naples Middle School, per its February 2013 release. It is in unincorporated Collier County, not inside the City of Naples; its mailing city is Naples and its ZIP code is 34110. The 2026 county tax roll puts all 156 homes in millage area 150, which carries the Unincorp Gen Mstd levy.

Is it part of The Quarry?

No. Pulte's July 2013 release said buyers were welcomed at The Quarry Beach Club until the Camden Lakes sales center opened; The Quarry is a separate community, and Camden Lakes is not part of it.

How many homes are there?

Pulte announced about 150 home sites in February 2013; the 2026 county roll records 156 single-family homes. The county roll lists 181 parcels on the three plats: 156 single-family homes and 25 parcels that carry no home, 15 of them classed as vacant. One is a 5,510 sq ft non-residential building on the first plat, which county records list separately.

Who built it?

Pulte Homes, through its South Florida Division, developed and built Camden Lakes, per its 2013 releases. Pulte's Naples page does not list Camden Lakes among its communities (read November 3, 2026; Pulte).

When were the homes built?

Every home carries a county roll year from 2013 to 2025. On the first plat the roll counts 6 homes in 2013, 37 in 2014, 5 in 2015, 7 in 2016, 1 in 2017, 1 in 2018, 3 in 2019, 3 in 2020, 5 in 2021, 2 in 2022, 2 in 2024 and 2 in 2025; Phase 1A counts 5 in 2014, 1 in 2016 and 1 in 2024; Phase 2 counts 20 in 2014, 40 in 2015, 5 in 2016, 1 in 2017, 3 in 2020, 3 in 2021, 1 in 2022, 1 in 2023 and 1 in 2024. 126 of the 156 homes carry county roll years from 2013 to 2016, and 30 carry roll years from 2017 to 2025. The roll year is the county's year-built field; the roll does not name who built a home, and it is a county record, not a completion date.

What were the original prices?

Pulte's July 2013 release put prices from $309,990 for eight floor plans of 1,761 to over 3,300 sq ft (July 2013 release). The county's first full year of qualified sales, 2014, shows 75 sales at a $495,000 median.

Which floor plans were offered?

Pulte's July 2013 release lists eight floor plans, one and two stories, from 1,761 to over 3,300 sq ft (July 2013 release). Pulte's 2013 releases give figures for four: the Martin Ray, 1,968 sq ft base with 2 bedrooms plus a flex room and 2 baths; the Cameron, 2,384 sq ft with 3 bedrooms plus a den and 3 baths; the Windsor II, one story at 3,078 sq ft with 4 bedrooms and 3 baths; and the Weatherford, two stories at 3,347 sq ft base with 4 bedrooms and 3 full baths and one half bath. A January 2014 brokerage post that reproduced Pulte's plan list names the other four plans: Castle Rock (one story, 2 bedrooms plus den, 2 baths, 1,761 sq ft), Vernon Hill II (one story, 3 bedrooms plus den, 2 baths, 1,911 sq ft), Continental (two stories, 4 bedrooms plus den and loft, 2.5 baths, 2,839 sq ft) and Dartmouth II (one story, 3 bedrooms plus den, 3 baths, 2,547 sq ft). Confirm the plan of any home with the seller's plans and permit records.

How big are the homes?

The county roll records heated areas of 1,315 to 4,188 sq ft on the first plat, 1,324 to 2,571 on Phase 1A and 1,324 to 3,928 on Phase 2. By band, 30 homes are under 2,000 sq ft, 54 run 2,000 to 2,499, 26 run 2,500 to 2,999, 30 run 3,000 to 3,499 and 16 are 3,500 and over. Pulte's July 2013 release describes eight plans of 1,761 to over 3,300 sq ft, and its November 2013 release shows the Weatherford model at 3,710 sq ft; a builder's figure and the county's heated area measure different things.

How big are the lots?

Lot widths, depths and areas are shown on the recorded plat and the survey, and we print none because none is published on a page we found. Ask the seller for the survey and check the county permit record for a specific home.

Is it a gated community?

Pulte's February 2013 and November 2013 releases describe Camden Lakes as a gated neighborhood (February 2013 ; November 2013). How the gate works and who may enter are set by the association, so confirm them with it.

What is in the amenity center?

Pulte's 2013 releases describe the amenities it planned: its February 2013 release lists a community clubhouse, a state-of-the-art fitness center, a community meeting room, a swimming pool, a fire pit, a basketball half-court and a play field; its July 2013 release describes an amenity center with a resort style swimming pool, fitness center, community gathering room, catering kitchen, pavilion, covered veranda and playfield; and its November 2013 release lists a resort-style swimming pool, fitness center, catering kitchen, outdoor BBQ grill, veranda and pavilion. These are the builder's 2013 descriptions; confirm what stands today, and the rules for using it, with the association.

Is the pool heated?

Pulte's 2013 releases describe a resort-style swimming pool and say nothing about its heating, so confirm that, the hours and the rules with the association. Pools on individual lots are a separate matter; ask the seller about a specific home's pool and its permit.

Is there golf?

No golf course or marina is part of Camden Lakes: none of Pulte's 2013 releases mentions a golf course, a golf membership, a marina or boat slips. Golf nearby is at separate clubs, each with its own access rules. Tiburon Golf Club is a semi-private club at the Ritz-Carlton Golf Resort with two Greg Norman courses, the Gold and the Black, per the club and Troon. Arrowhead Golf Club is a public course just off Immokalee Road with a clubhouse and restaurant, per a Naples News Now golf guide. Confirm access and rates with each club.

What have homes sold for in the last two years?

County records through mid-October 2026 show 11 qualified sales in the last 24 months, from $680,000 to $1,300,000, at a $1,100,000 median. The 36-month window holds 19 qualified sales and the 60-month window 34, both at $1,100,000 medians. The newest qualified sale was recorded July 22, 2026. No MLS figures were used.

Are prices rising or falling?

The county record shows sale prices above the last calendar year with 10 or more qualified sales: the 2021 median was $674,000 on 11 sales, and the 24 months through mid-October 2026 show a $1,100,000 median on 11 sales, from $680,000 to $1,300,000. We make no forecast.

How many homes sold in the last year?

The county marks 6 qualified sales in the last 12 months, from $999,000 to $1,300,000, too few for a median. Since 2022, no calendar year has held 10 qualified sales: the county file shows 8 in 2022, 9 in 2023, 7 in 2024, 5 in 2025 and 5 in 2026 through mid-October. The county file holds 236 qualified sales from 2013 on.

What are the HOA fees?

The association does not publish an assessment schedule on any public page we found, so we print no figure. Ask the seller for the current budget, an estoppel certificate and any special-assessment notice, and ask what the assessment pays for before you make an offer. No transfer, application or capital contribution figure is published either.

Is there a CDD?

The 2026 county tax roll shows no CDD assessment on any home; each carries one $270 non-ad valorem charge. Under s. 190.005, a district of less than 2,500 acres is created by county ordinance, and under s. 190.048 a first-sale contract inside an established district must carry a bold disclosure that the district may impose and levy taxes or assessments.

Are pets allowed?

Pet rules at Camden Lakes come from the recorded declaration and the association's rules; ask the association for the current rules before you buy. We print no pet limit because none is published on a page we found.

Is it age restricted?

No age restriction appears in any public record we checked; confirm with the association and the recorded declaration before you rely on it.

What is the association's name?

Florida's corporate registry lists Camden Lakes Property Owners' Association, Inc. as an active Florida corporation; confirm the association's current legal name in the recorded declaration and the resale documents. No sub-association was identified on any public record we checked.

What are the property taxes?

The 2026 county roll puts all 156 homes in millage area 150 at 9.3696 mills, with a median just value of $810,812 and median total taxes of $6,012.

What flood zone is it in?

By our count from the county's republished flood layer, 141 of the 145 county address records on Camden Lakes Cir, Camden Lakes Ln, Cartwright Ln and Halberry Ln fall in Zone AH, 2 in shaded Zone X and 2 in Zone X; none falls in Zone AE or a V zone. Those records include 134 homes, every home on Camden Lakes Cir, Cartwright Ln and Halberry Ln: 130 read Zone AH, and four homes on Halberry Ln read Zone X, two of them in the shaded 0.2 percent annual chance area. The 22 homes on Winfield Ln are not in that count; check a Winfield Ln address on the FEMA Map Service Center (msc.fema.gov) and ask the seller for its elevation certificate.

What evacuation zone is it in?

Zone C on the county's layer for the 145 county address records on Camden Lakes Cir, Camden Lakes Ln, Cartwright Ln and Halberry Ln. Confirm your zone, including on Winfield Ln, with Collier County Emergency Management before a storm.

Is there an elevation certificate for my home?

The county's elevation certificate records include 92 certificates for Camden Lakes Cir, Cartwright Ln and Halberry Ln addresses, most entered in 2014 and 2015 (our count); ask the seller for the certificate for a specific home. The county's map does not give a base flood elevation for each home; get the BFE for a home from its elevation certificate or from the FEMA Map Service Center.

Did the hurricanes damage Camden Lakes?

We found no storm damage report that names Camden Lakes, and that absence does not show what any storm did or did not do at a given home. Ask the seller for insurance claims and repairs tied to any storm, ask the association for records of common-area and amenity work, and ask for the elevation certificate. 126 homes carry county roll years from 2013 to 2016, before Irma's September 2017 landfall, and 7 carry roll years from 2023 to 2025, after Ian's September 2022 landfall.

Which zoning applies?

Collier County's zoning records place Camden Lakes inside the Royal Palm International Academy planned unit development (PUD), adopted by Ordinance 03-54 on September 23, 2003 and amended by Ordinances 13-26 (April 9, 2013) and 15-56 (October 27, 2015); the county's PUD Master List, dated October 9, 2026, lists that PUD as active. The ordinances set what the PUD allows; read them with the county before relying on any use.

Which documents should I review?

Ask for the recorded declaration and its amendments, the articles, bylaws and rules, and the current budget. Under Chapter 720 of the Florida Statutes, a homeowners association's governing documents are its recorded declaration with any amendments, its articles of incorporation and its bylaws (s. 720.301). Also review the disclosure summary, which s. 720.401 requires a buyer to receive before signing, and the estoppel certificate: Florida law, s. 720.30851, requires a homeowners association to issue one within 10 business days of a request, caps the fee and adjusts the caps for inflation every 5 years; read the current statute (s. 720.30851).

How far is the beach?

Vanderbilt Beach is about 6.9 road miles and about 15 minutes from Camden Lakes, approximate road miles and free-flow minutes, modeled from Livingston Road beside Camden Lakes with no traffic; real trips vary with season, time of day and construction. Vanderbilt Beach Park has a parking garage, metered street parking, restrooms and hours of 8 a.m. to sundown, per Paradise Coast. Confirm current rates and hours. Vanderbilt Beach is a separate Gulf-side community; we keep a separate page for it.

Which schools are nearby?

School assignment depends on the exact address and can change each year. Confirm zoning for any Camden Lakes address with Collier County Public Schools before you rely on it. Pulte's February 2013 release places Camden Lakes just south of North Naples Middle School. The district publishes a school list and attendance boundary maps, and says students may request a school outside the assigned zone, subject to capacity.

Where is emergency care?

Call 911 in an emergency. NCH lists emergency departments at NCH Baker Hospital, NCH North Naples Hospital, the NCH Northeast freestanding emergency department and a Bonita Springs freestanding emergency department (NCH); a freestanding emergency department is not a hospital. NCH North Naples Hospital is about 4.6 road miles and about 10 minutes from Camden Lakes, by the same modeled method. Physicians Regional Healthcare System lists campuses at 8300 Collier Blvd, Naples 34114, 1285 Creekside Blvd, Naples 34109, and 6101 Pine Ridge Rd, Naples 34119 (Physicians Regional).

How is Camden Lakes different from Delasol?

We compare the two on county figures only. Camden Lakes is 156 homes (181 parcels) with county roll years from 2013 to 2025 and heated areas of 1,315 to 4,188 sq ft; Delasol is 301 parcels with roll years from 1995 to 2025 and heated areas of 480 to 21,600 sq ft, in ZIP 34110. In the last 12 months the county shows 6 qualified sales at Camden Lakes, from $999,000 to $1,300,000, and 13 at Delasol, from $600,000 to $1,250,000. In 24 months it shows 11 at Camden Lakes, from $680,000 to $1,300,000, and 21 at Delasol, from $600,000 to $1,250,000. Fees, rules, gates, amenities, builders' features and flood records are not compared.

Frequently Asked Questions: Seller Edition

Camden Lakes sellers ask what a home is worth, how the plat and size band change the price, what a buyer will request and which statutes shape the sale. Each answer draws on a county record, a builder release, a statute or our analysis, and where a figure is not published we print none.

Data updated: November 2026 (Collier County recorded sales, qualified sales only, county records through mid-October 2026, county file dated October 27, 2026; Collier County 2026 tax roll; Florida Statutes; flood zones as Collier County republishes the FEMA map, our count; our analysis).

How do I sell my home at Camden Lakes?

McGreevy and Comisar, Top 1% Real Estate Agents Nationally Since 2008, start with a pricing read on your size band and plat, gather the recorded declaration, the budget and an estoppel certificate, check the flood zone and the elevation certificate, and then list. Call Jesse at (239) 898-6072, text or call, to start. Our guide to selling a home in Naples walks through the steps.

What have homes sold for recently?

County records through mid-October 2026 show 6 qualified sales in the last 12 months, from $999,000 to $1,300,000, too few for a median, and 11 in the last 24 months at a $1,100,000 median. The newest qualified sale was recorded July 22, 2026, at $1,285,000 on Camden Lakes Cir on the first plat. The 2026 count is 5 qualified sales through mid-October.

Why use 24-month, 60-month and full-file views?

Each answers a different question. The 24-month view holds 11 qualified sales at a $1,100,000 median and shows today's level, because the 12-month view holds only 6. The 60-month view holds 34 at a $1,100,000 median and spans the highest qualified sale in the file, $1,675,000, recorded July 16, 2024. The 120-month view holds 86 at $718,500, and the full county file holds 236 qualified sales from 2013 on at a $603,450 median and shows the long record.

What is my home worth?

It depends on the size band, the plat, the county heated size and the condition, so we answer from the record rather than a portal estimate. Start with a free home valuation or call Jesse at (239) 898-6072. We compare the qualified recorded sales for your plat and size band with the 24-month and 60-month windows.

How do you pick comparables?

We start with your own size band and plat, then match street, county heated size, county roll year and recording date. We then check the answer on the county yardstick against Delasol, Brandon, Sandalwood, Verona Pointe Estates and Argo Livingston. Those are different places, so they test a price and never set it.

Does my plat change the price?

It can. Over 60 months Phase 2 shows 18 qualified sales at a $1,194,400 median and the first plat shows 15 at an $829,000 median; Phase 1A shows 1 sale, so it has no median. Phase 2 homes run 1,324 to 3,928 county heated sq ft with roll years from 2014 to 2024, the first plat runs 1,315 to 4,188 with roll years from 2013 to 2025, and Phase 1A runs 1,324 to 2,571 with roll years from 2014 to 2024, so we match your plat first.

Does my home's size band matter?

Yes. The roll counts 30 homes under 2,000 county heated sq ft, 54 from 2,000 to 2,499, 26 from 2,500 to 2,999, 30 from 3,000 to 3,499 and 16 at 3,500 and over. The qualified sales of the last 36 months run from 1,324 to 3,300 county heated sq ft. We compute no new statistic from a handful of deeds.

Does the thin sales count affect my price?

It is part of the record we price from. The county shows 6 qualified sales in the last 12 months, and since 2022 no calendar year has held 10: the county file shows 8 in 2022, 9 in 2023, 7 in 2024, 5 in 2025 and 5 in 2026 through mid-October. We make no forecast, so we price against the sales that have closed and widen the window when a size band or plat has few of them.

Were any deeds left out of the county numbers?

The county file shows two priced deeds in the last 36 months that it left unqualified, $318,200 in April 2025 and $160,000 in March 2026; neither is in any count or median on this page.

Who is the best listing agent for Camden Lakes?

We think the answer is the team that prices from the record. Jesse McGreevy and Marc Comisar are Top 1% Real Estate Agents Nationally Since 2008, lead the #1 team in Southwest Florida since 2012, and as leaders of Domain Realty Group have closed over $2.5 billion in real estate. We tracked every qualified recorded sale the county file holds for Camden Lakes from 2013 on. Call Jesse at (239) 898-6072.

How do I choose a listing agent?

Ask each candidate to show the sales behind the price, name the window, and say what the county does and does not record. Ask how the agent will handle your plat, the flood zone, the elevation certificate and the association paperwork. An agent who quotes one price with no sales is guessing.

What should a listing presentation include?

It should contain the qualified recorded sales for your plat and size band with the window named, a note on what the county roll does not show, a plan for the resale paperwork and the estoppel certificate, and a net sheet built from your own numbers.

What documents will a buyer ask for?

The recorded declaration and its amendments, the articles, bylaws and rules, the current budget, the disclosure summary, an estoppel certificate, the amenity center's current rules, the elevation certificate, a wind mitigation report, and the plans and permit documents for a pool or addition. We request them at listing so a buyer's review starts with the paperwork in hand.

What must I give a buyer under Florida HOA law?

Section 720.401 requires a buyer to receive the homeowners association disclosure summary before signing; if it comes later, the buyer may void the contract within 3 days of receiving it. Under Chapter 720, the governing documents are the recorded declaration with any amendments, the articles of incorporation and the bylaws (s. 720.301), and they control pets, leasing, vehicles, architectural changes and assessments at Camden Lakes. Read the current statute and your contract.

What is an estoppel certificate?

It is the association's statement of what an owner owes. Florida law, s. 720.30851, requires a homeowners association to issue an estoppel certificate within 10 business days of a request, caps the fee and adjusts the caps for inflation every 5 years; read the current statute (s. 720.30851). We print no fee figure, so ask early.

Who pays an unpaid assessment at closing?

The contract and the closing statement settle who pays, so ask the closing agent to confirm the payoff from the estoppel certificate. Under s. 720.3085, an association can hold a lien for unpaid assessments where its documents authorize one, unpaid amounts bear the documents' rate or 18 percent simple interest, a late fee is capped at the greater of $25 or 5 percent of the installment, and the association gives 45 days' notice before a claim of lien. We print no assessment figure, because the association does not publish an assessment schedule on any public page we found.

What if the association levies a special assessment?

Ask the association for the notice and its terms, and disclose it to buyers. We state no special assessment at Camden Lakes, because none is published on a public page we found; call us and we will walk through the effect on your sale.

Will buyers ask about flood?

Yes. Expect questions on the zone, the elevation certificate and the evacuation zone. The 22 homes on Winfield Ln are not in that count, so check a Winfield Ln address at the FEMA Map Service Center. Ask for the elevation certificate for your home.

Will buyers ask about insurance?

Yes. Collect a wind mitigation report and your claim history, and know the Citizens flood phase-in: its personal residential policies phase in flood coverage by dwelling replacement cost, and a lender can still ask for flood coverage on a home (Citizens). Get quotes for the specific address, with a wind mitigation inspection, before you commit.

Will buyers ask about the gate and amenity center?

Yes. Pulte's February 2013 and November 2013 releases describe Camden Lakes as a gated neighborhood, and how the gate works and who may enter are set by the association, so confirm them with it. The releases also describe an amenity center with a fitness center, a resort-style swimming pool and a gathering room, as planned in 2013. The current hours, guest and reservation rules and upkeep sit in the association's rules and budget, so have them ready for a buyer.

Will buyers ask about pets and rentals?

Yes, so know the answer from your documents. Pet rules come from the recorded declaration and the association's rules. Lease rules come from the recorded declaration, and Chapter 720 says a rental restriction adopted by amendment after July 1, 2021 generally applies only to owners who take title after it or who consent (Chapter 720). Confirm which version applies.

Does the association approve my buyer?

Whether the association must approve a buyer depends on the recorded declaration, and no public page we found states a rule either way. Ask the association and the seller's documents before you list, so a buyer is not surprised.

Can I sell with a tenant in place?

Lease terms sit in the recorded declaration and the association's rules, and Chapter 720 addresses rental amendments. Ask the association how a sale with a tenant in place is handled, and have the lease in hand so the buyer can review it with the paperwork.

Should I sell before or after season?

With 6 qualified sales in 12 months, the county file cannot prove a season, so we print no seasonal rule. We pick a list date from the current listings, your move date and what the paperwork needs. Call Jesse at (239) 898-6072 and we will talk through the timing.

How long will it take?

We print no number of days, because no MLS figures were pulled for this page. Timing depends on price, size band, plat and how soon the paperwork is ready. Call Jesse at (239) 898-6072 and we will walk through what the market shows today.

What does it cost to sell?

We print no cost figure on this page, because costs depend on your price, your loan payoff and your contract. Call Jesse at (239) 898-6072 and we will build a net sheet from your own numbers, including the title and closing costs.

Do I owe capital gains tax?

That depends on your purchase price, your improvements, how long you owned the home and how you used it, so we print no figure and give no tax advice. Ask a tax professional before you list, and we will provide the closing numbers they need.

What happens to Save Our Homes when I sell?

Save Our Homes is Florida's cap on homestead assessment growth, and a sale resets the assessed base for the next owner. We print no figure and give no tax advice. Ask a tax professional how it applies to you, and use your tax bill to check what your bill looks like today.

What is the documentary stamp on a deed?

It is a Florida tax on the deed, and the contract sets who pays it. We print no figure here and give no tax advice. The title company shows the charge on the closing statement, and we add it to the net sheet we build for you.

Can I sell off market?

Yes, a private sale is possible, and it is still a Florida sale with the same duties. The buyer still receives the disclosure summary, the estoppel certificate is still available under s. 720.30851, and the same flood and insurance questions arise. Call Jesse at (239) 898-6072 and we will talk it through.

How does the I-75 work near Immokalee Road affect a sale?

The Florida Department of Transportation's project page for I-75 project 452544-1 lists about 21 miles from north of Golden Gate Parkway to south of Alico Road, in the construction phase with the current phase starting mid 2026, with express lanes in each direction, noise walls and a diverging diamond interchange proposed at Immokalee Road. WGCU reported on September 20, 2026 that construction was slated to start in fall 2026 over a three-year timeframe. We make no value claim and no forecast. Check the project page for current closures.
