Fairway Dunes is an 80-home condominium of detached one-story houses in Bonita Springs: a $367,500 median on 10 recorded sales, its own pool and tennis court, shaded Zone X and the 2016 rules. Sell or buy with McGreevy and Comisar.
By Jesse McGreevy and Marc Comisar, McGreevy and Comisar, Domain Realty Group. Updated October 2026.
Fairway Dunes is an 80-home condominium of one-story detached houses inside the Bonita Springs Golf and Country Club area of Bonita Springs, Florida, built from 1993 to 1995 on Fairway Dunes Court, with its own heated pool, clubhouse and tennis court. Each home has two baths and a garage, in three plans of two bedrooms, two bedrooms and a den, or three bedrooms. The golf course it was built beside closed in May 2006 and is now the Bonita Del Sol neighborhood, so Fairway Dunes is a condominium of houses, not a golf community. In the 24 months to September 25, 2026, Lee County recorded 10 Fairway Dunes sales at a $367,500 median. McGreevy and Comisar lead Domain Realty Group, the #1 real estate team in Southwest Florida since 2012, from an office in Bonita Springs.
A word on the name, because search results blur it. This page covers Fairway Dunes Condominium and Fairway Dunes Condominium Association, Inc., on Fairway Dunes Court in the City of Bonita Springs, Lee County, ZIP 34135. It is not a golf club, and it is not Fairway Estates, the separate single-family plat on Saint Patrick Lane nearby. It has no master association: its tie to the old club is a 1978 deed of restrictions, not a second set of dues.
If you own a Fairway Dunes home and are weighing a sale, start with the market snapshot and the seller section, then call Jesse. If you are buying, the sections below show what a Fairway Dunes home costs, what the 2016 amended and restated declaration says about leasing, pets, vehicles and board approval, who maintains and insures the building, and what the public record does not show.
McGreevy and Comisar are the best realtor for Fairway Dunes in Bonita Springs because an 80-home condominium is sold on its records: we read the 1992 declaration, the 2016 amended and restated declaration, the club's 1978 deed of restrictions, the flood layer at every home and every recorded Fairway Dunes sale before we price or advise, and our office is in Bonita Springs.
If you're searching for the best realtor for Fairway Dunes in Bonita Springs, whether you're ready to sell your Fairway Dunes home or buy your next one, McGreevy and Comisar is the team that delivers. We lead Domain Realty Group, the #1 real estate team in Southwest Florida since 2012 and the #5 real estate team in Florida (RealTrends 2026), Top 1% Nationally since 2008, with over $2.5 billion sold as a team and $900 million in personal sales between Jesse and Marc. Sellers and buyers comparing the best real estate agents in Bonita Springs should ask each agent to price one specific Fairway Dunes home from the condominium's own recorded sales, plan by plan, and we do exactly that below, in the open.
Recent Fairway Dunes market: In the 12 months to September 25, 2026, Lee County recorded 2 Fairway Dunes sales, at $365,000 and $375,000. Two is too few for a median, so we widen to the first window with ten sales: 10 sales in the 24 months to September 25, 2026, at a median of $367,500 (the mean of the middle pair), a range of $300,000 to $425,000 and $249.31 per square foot of county heated area. Days on market and sale-to-list ratio: Information not available at time of publishing (checked 2026-10-10).
We tracked every one of those 10 recorded Fairway Dunes sales, and all 26 recorded in the 60 months to September 25, 2026, each sorted by plan. Each sale is listed in the market snapshot below by month, price and plan only.
For Fairway Dunes sellers: premium marketing, including cinematic video, drone, professional photography, a qualified-buyer database, and discretion when a sale needs to stay quiet. A Fairway Dunes sale also needs the board's written approval of the buyer, with a possible interview and background check, so the application goes in the day the contract is signed, and the 2016 declaration bars a new owner from leasing for 24 months, which shapes who is buying.
For Fairway Dunes buyers: the first question is the plan, because 34 homes have 1,290 square feet, 21 have 1,412 and 25 have 1,522 or 1,539. The second is the building: under the 2016 declaration the owner, not the association, maintains and insures the house, roof included, while the association paints and keeps the grounds. The third is the rule set: no lease under 30 days or over a year, three a year at most, and two small pets of 80 pounds combined for owners only.

Fairway Dunes buyers and sellers in Bonita Springs should know eight facts from the record: the home count, the plans, the price, the no-master structure, who maintains the building, the lease and pet rules, the flood and evacuation zones and the closed golf course, each drawn from the recorded declarations, the county roll and recorded sales and FEMA's flood layer.
Living in Fairway Dunes in Bonita Springs means a one-story detached house with a garage and screened lanai on a private court of 80 homes, a shared heated pool, clubhouse and tennis court, a board that approves buyers and tenants, and a 2016 rule book that leaves the house itself to the owner, about two and a half miles from downtown Bonita Springs.
Fairway Dunes is a condominium of houses. The 1992 declaration describes "80 single family detached residential Units," each "one story single family detached dwellings, each consisting of a living/dining area, a kitchen, 2 baths, a screen enclosed lanai, and a garage." A buyer owns the unit, which is the house, and a one-eightieth share of the common elements: the land around the houses, the private court, the pool, clubhouse and tennis court.
The declaration's survey places the condominium on "Lots 7, 8, and part of Lot 9 of Bonita Springs Country Club, Unit 2," a 14.111-acre parcel bordered by "Tract A, Golf Course." That is why the name says Fairway. The course opened in 1977 and closed in May 2006, according to the Naples Daily News, and its land is now Bonita Del Sol, a Pulte neighborhood.
Fairway Dunes Condominium Association, Inc. (Florida document N49285) has run the condominium since June 3, 1992, and Guardian Property Management of Naples is its registered agent. There is no master association above it. The 2016 restatement subjects the land to the 1978 "Deed of Restrictions, Reservations and Covenants for Bonita Springs Golf and Country Club," a set of building and use covenants that names an architectural committee but creates no association and no assessment.
Every Fairway Dunes home is one story with two baths and a garage on the county roll. Fifty-three are recorded with two bedrooms and 27 with three. County heated area runs from 1,290 to 1,539 square feet. Each home has a screened lanai, which the declaration counts as part of the unit and which the owner may not glass in.
Ownership includes the house within its recorded boundaries, the exclusive use of its driveway, entry walk, patio and entry pad as limited common elements, an equal one-eightieth share of the pool, clubhouse, tennis court and grounds, and one vote. The association paints the houses, maintains the landscaping and the surface water system and runs the amenities; the owner handles the rest of the house.
The 2026 county roll shows a homestead exemption on 50 of the 80 homes, about five in eight, which marks those homes as the owner's permanent Florida residence. Fifty-eight owners have Florida mailing addresses, twenty-one list other states and one lists Canada. We describe the property and the record, not the people who live there.
Five things buyers sometimes assume. No golf course: it closed in 2006. No master association or second dues. No beach within walking distance: Bonita Beach Park is about 7.3 miles by road. No second story: every home is one story. No short stays: the minimum lease is 30 days.

These figures are Lee County's DOR-qualified recorded sales, the deed price the county records, matched to the 80 Fairway Dunes homes on the roll by the recorded condominium name. They are not MLS figures. Medians use the mean of the middle pair when the count is even. Square-foot figures use the county's heated area, which can differ from the living area in a listing. We pulled every recorded Fairway Dunes sale in the Lee County record for the 60 months to September 25, 2026, 26 in all, and sorted them by plan. We read the 1992 declaration, all 101 pages with its exhibits, the 2016 amended and restated declaration, articles and bylaws, the 1978 club deed of restrictions and a 2025 unit deed, and we ran FEMA's flood layer at every Fairway Dunes parcel the Property Appraiser maps.

2026 to September 25 | 2 | $365,000 and $375,000 |
The clearest move on the record is from 2021 to 2022, when the recorded range rose from a $285,000 median to $375,000 to $444,000. Since 2024 the sales have run $300,000 to $425,000.
Over the 60 months to September 25, 2026, the 1,412 square foot plan recorded 12 sales at a $387,000 median, from $300,000 to $444,000. The 1,290 square foot plan recorded 5 sales, from $365,000 to $410,000, and the 1,522 and 1,539 square foot plans recorded 9 sales, from $320,000 to $450,000. Groups with fewer than ten sales show a range only.
The county record shows the deed price, not the list price, concessions, days on market, condition or the age of a roof or air conditioner, which under the 2016 declaration are each owner's. The association's budget and assessment are not public. Days on market and sale-to-list ratio: Information not available at time of publishing (checked 2026-10-10).
Fairway Dunes was declared as a condominium on June 2, 1992 by Spanish Lakes, Inc. on 14.111 acres of the Bonita Springs Country Club Unit 2 plat, built out from 1993 to 1995 beside the club's course, which closed in 2006, and rewritten by its owners in a 2016 amended and restated declaration.
The Bonita Springs Golf and Country Club opened its 18-hole course in 1977. In 1978 the club partnership recorded a deed of restrictions for Unit II of its subdivision, Official Records Book 1261, Page 449, limiting that land to multi-family structures with at least 1,050 square feet of enclosed living area per unit, buildings no taller than 36 feet and no more than 12 units per acre, and naming an architectural control committee.
Spanish Lakes, Inc. submitted the Fairway Dunes land to condominium ownership under Chapter 718 by the declaration recorded at Official Records Book 2305, Page 3293. It promised 80 detached homes in three types, a heated pool, a clubhouse and a tennis court, and expected all units built by October 30, 1998. The county roll shows 41 built in 1993, 37 in 1994 and 2 in 1995.
The course closed in May 2006 after nearly 30 years, the Naples Daily News reported in 2013. Barron Collier Companies bought the land at the end of 2021, WGCU reported, and the property became Bonita Del Sol, which Pulte's own site marked sold out by May 2026.
At their annual meeting of March 16, 2016, the owners adopted an amended and restated declaration, articles and bylaws, recorded as instrument 2016000155126 and signed July 5, 2016. The same vote opted out of the statutory cost allocation for repairs under Florida Statutes 718.111(11)(j), so repair and reconstruction costs follow the restatement's own Article 13.5.

Fairway Dunes homes in Bonita Springs are one-story detached houses of 1,290 to 1,539 square feet of county heated area, each with two baths, a garage and a screened lanai, in the declaration's three types: two bedrooms, two bedrooms and a den, and three bedrooms, all built from 1993 to 1995.
Data updated: October 2026 (Lee County Property Appraiser parcel data file, October 2026; declaration of 1992)
Declaration type | Declaration size | Bedrooms | Roll size most likely | Homes |
|---|---|---|---|---|
Type A | about 1,274 sq ft | 2 | 1,290 | 34 |
Type C | about 1,363 sq ft | 2 and a den | 1,412 | 21 |
Type B | about 1,509 sq ft | 3 | 1,522 and 1,539 | 25 |
The match between the declaration's approximate sizes and the roll's heated areas is our reading; the declaration let the developer adjust sizes, so the roll is the figure we price from.
Each unit includes "a screen enclosed porch," and the 2016 restatement says "Screen enclosures may not be replace with windows or similar improvements." Every home has a garage, which matters because boats, campers and golf carts may be kept only inside one.
A unit's boundary is "the interior plane of the finished roof, the undecorated or unfinished exterior plane of the perimeter walls and screen enclosures," and a plane three feet below the foundation. The air-handling equipment belongs to the unit. The roof and other parts of the building outside the unit are limited common elements that the owner maintains.
On the 2026 roll the median just value of the 80 homes is $291,800, from $268,478 to $324,303, and the median taxable value is $214,049, lower because of homestead exemptions and the Save Our Homes cap.
Fairway Dunes homes in Bonita Springs come with a share of a heated pool of 1,800 square feet, a clubhouse of about 1,056 square feet with a meeting room, two baths, a porch and an office, and a tennis court, all common elements owned equally by the 80 owners, with no outside club membership and no golf.
The 1992 declaration describes "a heated swimming pool having a surface area of 1,800 square feet and depths ranging from 3 to 6 feet; a club house of approximately 1,056 square feet (including 2 bathrooms, a 16' x 20' meeting room with limited cooking facilities, a 22' x 14.6' porch, and an office); and a tennis court." USTA Florida lists Fairway Dunes as a tennis place to play.
There is no golf at Fairway Dunes. The nearest operating courses include Spanish Wells Golf and Country Club and Saltleaf Golf Preserve, each with its own tee-time and membership terms; a Fairway Dunes home conveys no access to either.
Lee County's park layer puts the Bonita Springs Community Park, Recreation Center and community pool about 1.5 to 1.7 miles from the center of Fairway Dunes in a straight line, and Riverside Park downtown 2.4 to 2.6 miles by road, seven to eight minutes.
Bonita Beach Park is 7.3 to 7.5 miles by road, about 17 minutes, Little Hickory Island Beach Park 8.4 to 8.6 miles and Barefoot Beach Preserve 8.9 to 9.1 miles. Lee County Parks closed the Bonita Beach Park and Little Hickory lots and amenities from September 8, 2026 for Hurricane Ian repairs, with pedestrian access open. Coconut Point is 4.0 to 4.8 miles and the Promenade at Bonita Bay 3.8 to 4.1 miles.
Fairway Dunes in Bonita Springs is governed by one association, Fairway Dunes Condominium Association, Inc., under the 1992 declaration as amended and restated in 2016, with no master association above it; the old golf club's 1978 deed of restrictions still sits in the title chain as a set of covenants, without an association or dues of its own.
Fairway Dunes Condominium Association, Inc. was incorporated June 3, 1992 (Florida document N49285) and has filed an annual report every year on the state record since 1996. Its registered agent and mailing address is Guardian Property Management in Naples. Each of the 80 units has one vote and a one-eightieth share of the common expenses.
The 1978 deed of restrictions for Bonita Springs Golf and Country Club Unit II, which the Fairway Dunes declaration adopts, allows "dogs, cats and other normal household pets," requires boats, trucks and recreational vehicles of owners to be "parked at all times in a garage," bars fences that block the golf course view and gave golfers an easement to retrieve errant balls. On its face it runs 20 years from recording and extends once for 20 more unless 75 percent of owners change it, so whether it binds today is a question for the title search, and the 2016 Fairway Dunes rules are stricter on most points anyway.
The board approves every sale, gift and lease. Under Article 17 it may require "credit history, a criminal background investigation, past residency or employment verification, personal references, and a personal interview," and it must approve or disapprove within 30 days after it receives the notice and information. A buyer that is a company, a trust or unrelated co-owners must name an approved "Primary Occupant."
The restatement can be amended by two thirds of the voting interests present and voting at a meeting with a quorum, or by the written agreement of two thirds of all owners. The board also adopts rules and regulations, which need not be recorded, so a buyer reads the current rules in the resale package.
Owning a Fairway Dunes home in Bonita Springs costs the condominium assessment, which the association does not publish, plus the district 017 property tax at 12.7942 mills for 2026, the owner's own insurance on the whole house, because the 2016 declaration makes each owner insure the building, and the roof, air conditioning and other building items the owner maintains.
Data updated: October 2026 (Lee County Property Appraiser final 2026 millage book; 2016 Amended and Restated Declaration; Florida Statutes 718.112 and 718.116)
The association's budget and assessment are not published in any public record we could open. Florida law gives a buyer the right to the current budget and the frequently asked questions sheet before closing (Florida Statutes 718.503), and the estoppel certificate states the amount due. We do not print figures from listing portals.
Under the 2016 restatement the association pays for exterior painting, landscape maintenance, the surface water management system and the pool, clubhouse, tennis court and other common elements. It does not pay for the house: "the Unit Owner is responsible for maintenance, repair and replacement of a Building in which the Unit is located, except exterior painting." That makes a Fairway Dunes assessment cover less than a typical condominium's, and makes the house's roof and systems the buyer's own budget items.
Every Fairway Dunes record is in district 017, City of Bonita Springs and Bonita Springs Fire, at 12.7942 mills on the final 2026 millage book (Lee County Property Appraiser). At the $367,500 median with no exemption and a just value near the price, the 2026 ad valorem tax would be about $4,702; with the $25,000 homestead exemption and the additional $25,000 on non-school levies, about $4,194. This is arithmetic, not a bill.

The Fairway Dunes amended and restated declaration of 2016 says owners maintain and insure their own houses, leases run 30 days to one year, three a year at most, with none in a new owner's first 24 months, the board approves every buyer and tenant, owners may keep two small pets of 80 pounds combined, and boats and campers stay inside a garage.
Data updated: October 2026 (Lee County Clerk, Instrument 2016000155126, read October 17, 2026)
Leases must be written and approved by the board, which has 30 days to decide and may interview the tenant. "No Unit may be leased (a) for any period of less than thirty (30) days; or (b) for more than three (3) times in a calendar year for periods, nor for periods of greater than one (1) year." Room rentals, rent-sharing and subleasing are prohibited.
"No Unit Owner acquiring title after the effective date of this amendment ... may lease his or her Unit for a period of twenty-four (24) months from the date title is acquired." Transfers that add a spouse, parent or child to title, or move the home into an estate-planning trust, are excepted. A buyer who plans to rent a Fairway Dunes home should count those two years.
"The Owner of each Unit may keep two (2) small pets, or normal domesticated household type (such as a cat or dog) weighing not more than 80 pounds collectively." Tenants and guests "are not permitted to keep or bring pets onto the Condominium Property." Assistance animals are governed by fair housing law, not by the pet clause (HUD).
No commercial vehicles or trailers may be parked on the property. Boats, trailers, campers, motor homes, recreational vehicles and golf carts "may not be kept on the Condominium Property unless fully enclosed within a garage," and "kept" means present for six consecutive hours or overnight.
No For Sale, For Rent or Open House signs are allowed except "one standard sign, meeting the specifications adopted by the Board," at a location the board designates. Nothing may be hung or placed on exterior walls, doors or windows without board consent, apart from the flags Florida law protects.
No. Neither the 1992 declaration nor the 2016 restatement we read contains an age restriction, so Fairway Dunes is not an age-restricted community under the federal Housing for Older Persons Act; buyers of any age may apply, subject to the board approval every buyer goes through.
Florida's milestone inspection and structural integrity reserve study laws do not reach Fairway Dunes in Bonita Springs, because both apply to condominium buildings of three stories or more and every Fairway Dunes home is one story; the association's ordinary reserve duties for its common elements still apply.
Milestone inspections under Florida Statutes 553.899 and structural integrity reserve studies under Florida Statutes 718.112(2)(g) apply to buildings three stories or more in height. The 1992 declaration describes every Fairway Dunes building as "one story."
Florida Statutes 718.112(2)(f) still governs reserves for the common elements the association maintains, such as the pool, clubhouse, tennis court and exterior painting. The budget in the resale package shows them.
Fairway Dunes in Bonita Springs sits in FEMA's shaded Zone X, the 0.2 percent annual chance flood hazard area outside the special flood hazard area, at every point we tested on panel 12071C0656G, effective November 17, 2022, while Lee County places all 81 of its records in Evacuation Zone B, surge zone 2.
Data updated: October 2026 (FEMA National Flood Hazard Layer at every Fairway Dunes parcel the Property Appraiser maps and six sample points, October 17, 2026; Lee County evacuation layer)
Sample point | FEMA zone | FIRM panel | Evacuation zone | Ground elevation |
|---|---|---|---|---|
South end, 1,522 sq ft home | shaded X | 12071C0656G | B | 13.3 ft |
1,412 sq ft home | shaded X | 12071C0656G | B | 13.4 ft |
Middle, 1,522 sq ft home | shaded X | 12071C0656G | B | 13.4 ft |
1,290 sq ft home | shaded X | 12071C0656G | B | 13.2 ft |
North end, 1,290 sq ft home | shaded X | 12071C0656G | B | 13.6 ft |
Pool and clubhouse | shaded X | 12071C0656G | B | 13.0 ft |
Across the parcel sweep, all 81 Fairway Dunes records sit in shaded Zone X: on October 17, 2026 the only FEMA flood hazard area touching the rectangle that holds every Fairway Dunes record was one shaded Zone X area, so none is in a special flood hazard zone.
Shaded Zone X is outside the 100-year floodplain, so a federally backed lender does not require flood insurance, but it is the mapped 500-year floodplain, and Evacuation Zone B is called early in Lee County's storm plans. Hurricane Ian made landfall on Cayo Costa on September 28, 2022 at 130 knots, Category 4, according to the National Hurricane Center. We found no published damage record specific to Fairway Dunes.
The Property Appraiser's hazard layer gives a 160 mile per hour design wind speed for Risk Category II buildings at every point, inside the wind-borne debris region.
Because the 2016 declaration requires each owner to insure "the Buildings constituting the Unit" for replacement value, a Fairway Dunes owner's policy covers the whole detached house, not only the interior. The City of Bonita Springs is a Class 5 Community Rating System community, worth a 10 percent NFIP discount outside the special flood hazard area. From January 1, 2027, Citizens requires flood coverage on new and renewing personal residential policies that include wind, with condominium unit-owner policies exempt (Citizens); which policy form covers a Fairway Dunes building is a question for the owner's insurer.

Daily life at Fairway Dunes in Bonita Springs runs on a private condominium court off Fairway Dunes Lane, a garage at every home, association-run grounds and painting, water and sewer from Bonita Springs Utilities, Lee County curbside solid waste, Florida Power and Light electricity and the board's rules on vehicles, pets, signs and guests.
Each home has its garage and driveway. The declaration lists driveways, the street and the clubhouse as the designated parking areas, and boats, campers and golf carts must be inside a garage.
Solid waste is Lee County's program, garbage district 001 on the roll (Lee County Solid Waste).
Water and wastewater come from Bonita Springs Utilities and electricity from Florida Power and Light. Under the 2016 declaration, plumbing and electrical items serving only one unit are that owner's to maintain.
The restatement defines guests and regulates guest occupancy, and tenants and guests may not bring pets. The current guest rules are in the rules and regulations the board adopts.
The restatement treats hurricane shutters as the owner's, and the association may charge the owner for removing and reinstalling them when it paints a building.
The largest change near Fairway Dunes in Bonita Springs is already built: the former golf course is now Bonita Del Sol. Next is the City's Paradise Road improvement project, a $13,161,455 plan for stormwater, a 10-foot multi-use path, sidewalk, lighting and a possible roundabout at Shangri-La Road, in design and seeking state funding.
Data updated: October 2026 (Florida Senate local funding request 2087, FY2026-27; Lee County zoning case layer, October 17, 2026)
The City's request to the Florida Senate for fiscal year 2026-27 seeks $6.5 million toward a $13,161,455 project with an enclosed stormwater system, a 10-foot multi-use path on the west side and a 6-foot sidewalk on the east side of Paradise Road, curb and gutter, lighting, resurfacing and "a possible roundabout at Shangri-La Road and Paradise Road" (Florida Senate).
Lee County's zoning case layer lists closed cases nearby, including the Old 41 planned development about 0.34 mile away, Cockleshell Village variances about 0.45 mile, the Fairwinds rezoning about 0.48 mile, the Bonita 120 residential planned development about 0.61 mile and Paradise Woods about 0.72 mile. These are historical records; current City cases are on the City's portal.
Fairway Dunes compares most closely with the other detached-home condominium of the old club area, The Greens of Bonita Springs, which recorded a higher median on larger villas, and with the new single-family homes of Bonita Del Sol on the former course; it is the lower-priced way into a detached house with a pool and tennis court in this part of Bonita Springs.

A buyer whose priority is the lowest recorded price for a detached house with a garage, a pool and a tennis court in this part of Bonita Springs finds it at Fairway Dunes, accepting the 24-month lease wait and owner upkeep of the house. A buyer whose priority is more square footage or a later build year looks at The Greens, at a higher median.
Selling a Fairway Dunes home in Bonita Springs costs the listing commission, Lee County's customary seller items, the owner's title policy and documentary stamps of $0.70 per $100, which is $2,572.50 at the $367,500 median, the estoppel certificate, prorated taxes and assessments, and any repairs the contract requires.
Data updated: October 2026 (Florida documentary stamp rate; Lee County closing custom; Florida Statutes 718.116)
The buyer's transfer fee, capped at $184 per applicant, is customarily the buyer's. Any special assessment already adopted appears on the estoppel, and the contract decides who pays it. Florida's flood disclosure law requires the seller to disclose known flood damage, flood claims and federal flood assistance at or before contract (Florida Statutes 689.302).
The pros of owning in Fairway Dunes in Bonita Springs are a detached one-story house with a garage at a condominium price, its own pool, clubhouse and tennis court, shaded Zone X and no master association; the cons are owner upkeep and insurance of the whole house, a 24-month lease wait, board approval, Evacuation Zone B and an unpublished assessment.

Selling a Fairway Dunes home in Bonita Springs means pricing against ten recorded sales from $300,000 to $425,000 over 24 months, preparing the board's approval package early because the board may interview the buyer, and marketing a detached house against condominiums and new homes nearby, which is the work McGreevy and Comisar do before a Fairway Dunes listing goes live.
