Your Home Valuation

By Jesse McGreevy and Marc Comisar, Domain Realty. Updated September 2026.

Estero Place homes sold for $533,000 to $814,000 in the last 12 months, so the honest answer to "what is my home worth" starts with which of the community's two plan groups it belongs to. This valuation guide sits beside our full Estero Place community guide, which covers the history, amenities, schools and storm record, and it shows how we turn 12 closed sales in the Southwest Florida MLS into a number for one address. If you are still choosing an agent, our guide to the best real estate agents in Estero sets the options side by side on the public record.

The Estero Place seller guide covers pricing, marketing, costs and the law of a sale. This valuation page covers the value itself, and the Estero Place buyer guide shows the other side of the table.

Owners elsewhere in the village can see the same method applied in our home valuation guide for Estero, our Meadows of Estero valuation guide and our Lakes of Estero valuation guide. Why McGreevy and Comisar Are the Best Realtor for Estero Place

McGreevy and Comisar are the best realtor for valuing an Estero Place home because we price the community's two plan groups against their own recent closings, not against a community median or a portal estimate. We are the #1 Team in Southwest Florida since 2012, and Top 1% nationally since 2008.

Who Actually Writes Your Estero Place Valuation

Jesse McGreevy builds the comparable set, the per-square-foot analysis and the net sheet, and Marc Comisar walks the home and reads the details a database cannot see. We lead Domain Realty Group, and as the leaders of Domain Realty Group our team has closed over $2.5 billion in real estate across Southwest Florida. Our office is in Bonita Springs, a short drive south on US-41.

Recent Estero Place market record (12 months to October 21, 2026): 12 closed sales · $8,156,000 in total volume · $697,000 median sold price · $315 median price per square foot of living area · a range of $533,000 to $814,000 · a median 54 days on market · a median 95.8% of list price · 1 active listing on October 21, 2026, asking $549,000, about 1.0 months of supply. Honors and recognition:

  • Top 1% Real Estate Agents Nationally Since 2008
  • 5 Star Award for Customer Satisfaction for 21 Straight Years. Only 5 out of 21k+ Licensees (Gulfshore Life Magazine)
  • #1 Team in Southwest Florida since 2012
  • McGreevy and Comisar and their Domain Realty Group team have sold over $2.5 Billion in Real Estate
  • McGreevy and Comisar alone have over $900 million in Sales
  • Nationally Recognized Top Producing Realtors
  • Platinum Sales Production Award Winners

Those are career honors across Lee and Collier County. What we claim about Estero Place is narrower and checkable: every figure below traces to a dated MLS pull, a county record or a document, and where we could not verify something we say so.

What This Page Does Not Claim

We do not quote a dollar premium for natural gas, a lake view or a 3-car garage, because 12 sales a year cannot isolate one feature from lot, plan and condition. We do not print a leasing minimum or a lease cap, because our community guide states the framework and not the numbers. And we do not treat the $4,000 transfer fee and $250 application fee as final, because they come from a listing and the estoppel is the authority.

Three Pages That Serve an Estero Place Owner

This page answers "what is it worth." Our seller guide for Estero Place answers "how do we sell it," and our buyer guide answers "what does it cost to own." For the process itself, our Estero seller guide and Estero buyer guide cover the steps, and Jesse at (239) 898-6072 covers the specifics.

Key Takeaways

Estero Place owners who read nothing else on this page should know these ten facts, each sourced in the sections below. They decide your valuation more than any online estimate will.

  • The whole community: 12 closed sales, a $697,000 median, $315 per square foot and a $533,000 to $814,000 range, at a median 54 days on market and 95.8% of list price, in the 12 months to October 21, 2026.
  • Two price ladders inside one gate. Four sales of the 1,870 to 1,924 square foot 2-bedroom-plus-den homes had a $576,500 median, and eight sales of the 2,236 to 2,441 square foot homes with 3 or more bedrooms had a $745,000 median, per Southwest Florida MLS.
  • Size sorts the record. Over 60 months, homes under 2,000 square feet had a $573,000 median across 11 sales and homes of 2,300 to 2,399 square feet a $760,000 median across 11.
  • Values are stable, volume is not. The 12-month median of $697,000 compares with $697,000 to $727,500 over 24, 36 and 60 months, while sales per 12-month block ran from 2 to 12.
  • Sellers gave back 4.0% of list. The 12 homes were listed for $8,498,799 in total and sold for $8,156,000, a difference of $342,799.
  • Same size, $130,000 apart. Two 2,367 square foot homes sold for $625,000 and $755,000 within ten weeks in 2026, one after 227 days and one after 36.
  • County and MLS agree. Lee County recorded 11 qualified sales in the 12 months to September 25, 2026 at a $694,000 median, all resales, the same count and median the MLS shows over those dates.
  • Estimates blur the ladder. With so few sales, an automated estimate has almost no local record to learn from, and it cannot see lot, equipment or paperwork.
  • Fees enter the price. A master fee of roughly $1,050 per quarter, a reported $4,000 transfer fee and no CDD are the buyer's arithmetic, so they are part of your value.
  • Flood zone is parcel-specific. Most of the community is Zone X with a Zone AH pocket on panel 12071C0591H, so your address's zone belongs in the valuation.

What Is My Estero Place Home Worth?

Most Estero Place homes are worth between $533,000 and $814,000, and where yours falls depends on its plan group and size. The 12 closed sales in the 12 months to October 21, 2026 had a $697,000 median, but that number sits between two groups, so the tables below split it by size and plan.

With fewer than 10 sales in each group, a median alone is thin evidence and we read the individual sales, which the next sections list. The gap between the group medians is $168,500, and a community median of $697,000 would overprice the smaller plans by about $120,500 and underprice the larger ones by $48,000.

Size does most of the sorting. Over 60 months, homes under 2,000 square feet had a $573,000 median and a $298 per-foot median, the 2,000 to 2,299 group $725,000 and $324, and the 2,300 to 2,399 group $760,000 and $321. Only one sale in the last 12 months fell in each of two of the bands, so the 60-month columns carry more weight.

Why One Community Median Cannot Price Your Home

Half the 12-month sales are below $697,000 and half above, but 4 of the 12 came from the entry plans at a $576,500 median and 8 from the larger plans at $745,000. A $697,000 estimate is therefore too high for a 1,924 square foot home and too low for a 2,337 square foot home, and both owners would be misled by it.

The 60-Second Form and the Written Opinion That Follows

Start with the free home valuation form, or call Jesse direct at (239) 898-6072. We reply with a written opinion of value: the sales that match your plan and size, your position on the ladder, the live competition and a recommended range.

How Is an Estero Place Home Actually Valued?

An Estero Place home is valued by matching it to recent closed sales of the same plan group and a similar size, then adjusting for condition, roof and air conditioning age, lot position, gas equipment, flood zone and approved improvements. We use nine steps, and the last one tests the result against the homes competing with yours today.

Estero Place is 102 single-family homes under one homeowners association, so there is no condominium fork and no sub-association to sort out [Source: Estero Place community guide]. We confirm which of Neal's six plans you own, because the plan sets the comparable set: the Eventide at 1,870 square feet, the Endless Summer at 2,181, the Bright Meadow at 2,288, the Windsong at 2,367, the Sea Star at 2,379 and the Sea Glass at 2,453.

Step Two: Confirm Living Area

The MLS living-area field drives the per-foot math, and it can differ from the builder's plan figure, an owner's memory or a county record: the MLS record carries sizes such as 2,236, 2,337 and 2,441 square feet that are not one of the six plan figures. We check the number against the sales we use, because a 100-square-foot error moves a $315-per-foot number by about $31,500.

Step Three: Select the Comparable Set

We choose closed sales of the same plan group and within roughly 10% of your living area, from the last 12 months, and widen to 24 or 36 months when fewer than 10 sales qualify, which is always the case here. Windows are counted back from the valuation date so old sales are labeled as old.

Step Four: Adjust for Time

A sale from 30 months ago belongs to a different market. The medians by 12-month block ran from $742,500 to $815,000 to $697,000 over five years, and median days on market from 5.5 to 54, so we adjust older sales for the direction of the market and say in the valuation which sales carry the least weight.

Step Five: Adjust for Condition and Systems

The age of the roof, air conditioning, water heater and windows, the kitchen and bath condition and any hurricane protection change what a buyer and an inspector will accept. Two 2,367 square foot homes sold at $625,000 and $755,000 ten weeks apart, and a valuation has to explain a gap like that home by home.

Step Six: Adjust for Position and Setting

Backing to a lake, the preserve or an interior street changes the buyer's afternoon. We record the position in the valuation and say how much weight the recent record can support, which is often less than an owner hopes.

Step Seven: Read the Flood Zone

FEMA's map shows most of the community as Zone X with a Zone AH pocket, on panel 12071C0591H effective November 17, 2022 [Source: FEMA National Flood Hazard Layer]. A buyer with a federally backed mortgage on Zone AH must carry flood insurance, so the zone is a cost we price in.

Step Eight: Add the Fee Stack

The buyer underwrites the master assessment of roughly $1,050 per quarter, any transfer and application fees and the tax bill. The absence of a CDD is a real recurring saving against newer Corkscrew-corridor communities, and we say so in the valuation.

Step Nine: Test Against Today's Competition

One home was listed on October 21, 2026, a 3-bedroom-plus-den of 2,181 square feet at $549,000, down from $575,000 on September 29, and we read its size, condition and price history. We then set your range where it wins the comparison on the first day, not where it merely matches it.

The single active listing is only one competitor, so we also read the plan-group sales you would be measured against. The two nearest larger comparisons in the last 12 months closed on September 30 at $700,000 after 26 days and on April 13 at $792,000 after 56 days, both 3-bedroom-plus-den homes, of 2,236 and 2,286 square feet. The entry-plan comparison closed on June 3 at $580,000 after 97 days. A buyer holding those three closings in one hand and your listing in the other decides in minutes, so your range has to already agree with them.

We also say plainly what we do not know. With 12 sales in a year, a single unusually quick or slow closing can tilt the picture, the MLS living area may differ from the builder's plan figure, and the condition of your home is something no sold record shows. Where the evidence is thin we say so, widen the window to 24, 36 or 60 months, and label those older sales as older, so the range you receive is honest about how firm it is.

If you would like these nine steps applied to your own home, call Jesse direct at (239) 898-6072 or request a free home valuation. If you are buying and want the same analysis on a home you are considering, call Marc at (239) 287-5873 and read how we represent buyers in Estero.

What Have Estero Place Homes Sold For in the Last 12 Months?

Twelve Estero Place homes sold in the 12 months to October 21, 2026, from $533,000 to $814,000, all of them between March 31 and September 30, 2026. The table lists every sale, newest first, with its size, price, days on market and sold-to-list ratio, because with this few sales each one is a data point on your value.

The Top and the Bottom of the Range

The top sale was $814,000 for a 2,337 square foot home on April 27, 2026, at $348 per square foot, 99.4% of list after 44 days. The bottom was $533,000 for a 1,924 square foot home on May 28, 2026, at $277 per square foot, 96.0% of list after 44 days. The two sales had the same 44 days on market and sat $281,000 apart, which is the plan-group gap in one comparison.

What Beds and Baths Add

The MLS records three bedroom labels in the last 12 months: 2+Den (4 sales, $533,000 to $600,000), 3+Den (6 sales, $625,000 to $814,000) and 3 Bed or 4 Bed (2 sales, $694,000 and $750,000). A den moves a home between labels but not between plan groups, so we value on living area and plan first and treat the bedroom label as a description.

What Sellers Gave Back

The 12 homes were listed at a combined $8,498,799 and sold at $8,156,000, so sellers gave back $342,799 in total, 4.0% of list. One sold above list, at 103.7%, and four sold below 95%, at 88.2%, 93.7%, 94.1% and 94.7%. A valuation that starts from the list prices of the homes around you would overstate what a buyer pays.

What We Can Show You First-Hand

Our community guide reports that the highest sale of the year, $814,000, was a Domain Realty listing [Source: Estero Place community guide]. We do not present the file of that sale here, so we do not describe its negotiation. What we can show you is the record, every sale of which can be checked against the MLS.

How Have Estero Place Home Values Changed Over Time?

Estero Place's median sold price was $742,500 in the oldest 12-month block of the last 60 months, $815,000 four years back and $697,000 in the latest, per the Southwest Florida MLS. Median days on market moved from 5.5 to 54 over the same five years, and sales per block ranged from 2 to 12.

From a Fast Market to a Negotiated One

Year 5 was the fast market: 8 sales at a median of 5.5 days and 100.0% of list. By year 4 the median had climbed to $815,000 on 9 sales in 45 days, and by year 3 median days on market had lengthened to 113. The latest block sold in 54 days at 95.8% of list. That is a market that still clears, with a buyer who negotiates.

The County Record Beside the MLS

Lee County's recorded, qualified sales are an independent count. Matching the 102 lots of the plat, the county shows 11 qualified sales in the 12 months to September 25, 2026, with a $694,000 median and a range of $533,000 to $814,000, all resales and none sold direct from a builder [Source: Lee County Property Appraiser, sale qualification codes]. The MLS shows the same count over those dates, and its twelfth sale closed September 30, after the county window, so the two sources agree.

What the Series Means if You Bought in a Given Year

If you bought in year 5, your equity may be real. If you bought in year 4, the community median was $820,000, and today's median for your plan group may sit below your purchase price. A buyer's appraiser will use the last six to twelve months of sales for your plan and size, so a purchase price is a memory and the recent record is the evidence. We show all five blocks so you can see where your purchase year sits.

If you own in Estero Place and want to see where your purchase year sits, call Jesse direct at (239) 898-6072 or request a free home valuation. If you are buying and want the same history for a home you are considering, call Marc at (239) 287-5873 and read how we represent buyers in Estero.

Which Plan Differences Change an Estero Place Value?

Plan, garage count and lot position change an Estero Place value more than any renovation does. Neal offered six single-story plans from 1,870 to 2,453 square feet, two of them with 3-car garages, on lake and preserve lots, and the 12-month record shows the entry plans and larger plans priced $173,500 apart at the median.

The 1,870 to 1,924 square foot 2-bedroom-plus-den homes sold from $533,000 to $600,000 in the last 12 months and from $495,000 to $690,000 over 60 months, an 11-sale record with a $573,000 median. They are the community's value entry, and they sat longer, a 91.5-day median in the last year, so a valuation for an entry plan leans on condition and price discipline.

The Larger Plans

The 2,286 to 2,441 square foot homes sold from $625,000 to $814,000 in the last 12 months. The three 2,286 to 2,337 square foot homes that closed between April 13 and April 27, 2026 sold for $792,000, $740,000 and $814,000. That spread inside one size class is what lot position, condition and the exact plan variant explain, and it is why we never value from a single comparable.

Garage, Lot and Setting

Two plans, the Bright Meadow and the Sea Star, were offered with 3-car garages, which buyers with a workshop or golf cart want, and homes back to a lake or the preserve [Source: Estero Place community guide]. The recent record cannot isolate the premium for either feature, so we value them by comparing the specific sales that share them and say how thin the evidence is.

Natural Gas and the Missing Clubhouse

Natural gas is a community feature: gas cooking, gas water heating and the option of a whole-house standby generator [Source: Estero Place builder microsite, community features]. The absence of a clubhouse, pool or fitness center cuts the other way for some buyers. Both belong in the valuation as descriptions of who the buyer is, not as dollar adjustments we cannot support.

Why Do Online Estimates Miss on Estero Place Homes?

Online estimates miss on Estero Place homes because a community that sells 12 homes a year gives an automated model very few of its own sales to learn from. The model cannot see the plan variant, lot, equipment age or paperwork, and buyers see the same estimate you do.

Data updated: September 2026

What an Automated Estimate Actually Is

An automated valuation model is statistical software that guesses a price from public records and recent sales, and its accuracy is a range. Portals publish a median error rate, and errors grow where a place has few sales, which describes this community.

The Zestimate and the Estero Place Problem

The Zestimate, like other portal estimates, works from a home's recorded facts and nearby sales. Where two 2,367 square foot homes sold at $625,000 and $755,000 ten weeks apart, a model cannot know whether your home is the 36-day sale or the 227-day one. That knowledge lives in the condition, the photos and the documents.

What a Model Cannot See

  • The plan variant and MLS living area, which set the comparable group.
  • Systems and condition, such as roof, air conditioning, windows and hurricane protection.
  • Position, on a lake, the preserve or an interior street.
  • Approved improvements, which the architectural committee records.
  • The flood zone at the address, which changes a buyer's insurance bill.

Why a County Assessment Is Not a Valuation Either

The Lee County Property Appraiser sets a just value for taxes each year, and for a homestead the assessed value grows under the Save Our Homes cap, so it can lag the market for years [Source: Florida Statutes 193.155]. It is a tax number, and a buyer's lender will not use it to price your home. You can look up your parcel on the Lee County Property Appraiser site.

What to Do With an Online Estimate You Have Already Seen

Keep it as one data point, write down your plan and living area, and compare the estimate with the closed sales in this guide. If the estimate is far from those sales, ask for a written valuation, because your buyer's appraiser will use sales and not the estimate.

Estero Place vs Fountain Lakes: How Do Their Values Compare?

Estero Place and Fountain Lakes are both gated Estero communities with no CDD, but Estero Place sells 102 newer single-family homes at a $697,000 median, while Fountain Lakes sells a bundled golf and amenity package at a $335,000 median across 900 lots. An Estero Place owner's buyer has likely seen both.

What the Value Gap Means

The $362,000 gap between the two medians is mostly a product gap: newer single-family homes on preserve and lake lots against a mix that includes $155,000 condominiums. Forest Ridge Shores homes in Fountain Lakes had a $522,500 median on 5 sales, closer to Estero Place's entry band of $533,000 to $600,000, and that buyer compares age, lot and fees.

Who Chooses Which

Estero Place suits the buyer who wants a newer single-family home in a small 102-home enclave and is comfortable without a clubhouse or pool. Fountain Lakes suits the buyer who wants the most house per dollar inside a gate, will use the golf and the amenity center, and values variety. Your valuation should say which buyer your home meets.

What the Comparison Means for Your Valuation

We state the fee stack, the square footage and the natural gas plainly, then let the buyer do the arithmetic. If you own in either community and want to know which buyer pool your home will meet, call Jesse direct at (239) 898-6072 or request a free home valuation. How Do Estero Place Values Compare With Nearby Estero Communities?

Estero Place sits at the upper end of the named Estero communities on price and at the tightest end on supply. Its $697,000 median for the 12 months to October 21, 2026 compares with $270,000 to $855,000 across the neighbors below, and its 1.0 months of supply compares with 1.4 to 7.0.

Where the Nearest Alternatives Pull Your Buyer

A buyer who has toured The Place at Corkscrew sees a $695,000 median on 103 sales, nearly identical to yours, and a buyer who has toured Preserve at Corkscrew sees $627,800 on 15. A buyer who toured Pelican Sound sees $550,000 and 25 days on market, and one who toured Corkscrew Shores sees $855,000. Your first valuation range has to survive each of those tours.

How Other Estero Valuations Differ

No community in the table is tighter than Estero Place at 1.0 months, and that figure rests on a single listing. The Place at Corkscrew at 1.4, Rapallo at 1.8 and Bella Terra at 2.4 come next. More listings per closing means more direct competition for your buyer's afternoon, which is why we read every active listing's size and history before we set your number.

What Does the Live Competition Say About an Estero Place Value?

One Estero Place home was listed on October 21, 2026, a 3-bedroom-plus-den, 2-bath home of 2,181 square feet asking $549,000, down from $575,000 on September 29, or about $252 per square foot, after 62 days on the market. Asking prices are not values, and the gap between the two is where a valuation earns its keep.

Asks Against Sales

The $549,000 ask sits below every closed sale of the larger plans in the last 12 months, which ran $625,000 to $814,000, and inside the range of the entry plans, which ran $533,000 to $600,000: above only the $533,000 sale and below the other three. The 2,181 square foot size sits between the two plan groups, so a buyer will read the listing against both, and that is the kind of position a valuation has to handle carefully.

Which Listings Are Your Real Competition

With one active listing, your real competition is often not a listing at all: it is the buyer's alternative in The Place at Corkscrew, Fountain Lakes or Preserve at Corkscrew. We read each one's price history, days on market and condition, and we tell you which ones a buyer will tour on the same afternoon as yours.

When Is the Best Time to Have an Estero Place Home Valued?

The best time to have an Estero Place home valued is one to two seasons before you plan to sell, because April, May and June carried 21 of the 42 closings in the last 60 months. A valuation in the fall gives you time to prepare, and one in January puts you on the market for the spring buyers.

What the Calendar Means for a Valuation

Half of all closings landed in three months, so a valuation in October or November aims at a listing in January. All 12 sales in the last 12 months closed between March 31 and September 30, 2026, which is the same pattern in one year. A value is a number for a date, and the date matters here.

How Often to Update Your Number

With 12 sales a year, one new closing can move a median by tens of thousands of dollars. We refresh a valuation when a comparable closes, when the active listing changes or before any decision that rests on the number, and we say which sales moved it.

What Do an Estero Place Buyer's Costs Do to Your Home's Value?

An Estero Place buyer's costs shape your home's value because the buyer prices the whole monthly and one-time bill: a master fee of roughly $1,050 per quarter, any transfer and application fees, property tax that resets after a sale and insurance. The lack of a CDD is a real saving that belongs in your valuation.

Why the Transfer Fee Is Not Final Here

Our community guide takes the $4,000 transfer fee and the $250 application fee from the active listing at the time of our July 2026 research, and it says to confirm both in the resale package and estoppel [Source: Estero Place community guide]. We use them to show the shape of the buyer's costs, not as the final figures, and we tell you when the estoppel confirms or changes them.

The Tax Reset Your Buyer Inherits

In Florida a change of ownership resets a homestead's assessed value to just value as of the next January 1, and the seller's Save Our Homes cap does not transfer with the home [Source: Florida Statutes 193.155]. Our community guide gives one real example: the 2025 tax on one $750,000 Estero Place home was about $6,137. A buyer's lender uses the reset number, not your current bill.

The Flood Zone and the Insurance Quote

Most of Estero Place is FEMA Zone X, with a Zone AH pocket, on panel 12071C0591H [Source: FEMA National Flood Hazard Layer]. A federally backed mortgage requires flood insurance on the AH portions and does not on Zone X, so the zone for your address changes the buyer's monthly cost and belongs in the valuation.

Which Florida Rules Shape an Estero Place Sale Price?

Florida rules shape an Estero Place sale price through the costs and paperwork the seller carries: documentary stamps at $0.70 per $100, the owner's title policy customarily paid by the seller in Lee County, the estoppel, the section 720.401 summary, and the property tax and flood disclosures. Each one is a number in your net.

The Seller Pays Doc Stamps and, in Lee County, the Owner's Policy

At the $697,000 median, doc stamps are $4,879 and the promulgated owner's title premium is $3,560, both customarily paid by the seller in Lee County, and the contract controls [Source: Florida Statutes 201.02] [Source: Florida Administrative Code Rule 69O-186.003]. A buyer relocating from Collier County may assume the opposite, so we confirm the allocation in writing.

The 720.401 Module

Section 720.401 requires the disclosure summary to be presented before the buyer signs, and on a resale the parcel owner supplies it. A buyer who did not receive it may cancel within 3 days after receiving it or before closing, whichever comes first, and the right cannot be waived [Source: Florida Statutes 720.401]. Section 720.401(2) excludes associations under chapters 718, 719, 721 and 723, and our community guide reports one master HOA with no condominium buildings, so the fork does not appear to apply. Confirm with your closing agent or attorney; this is information, not legal advice.

Estoppel Certificates

The association must issue an estoppel certificate within 10 business days of a written request, the certificate states what is owed and whether a transfer or other fee is due, and Florida caps the fee at a base of $250, which Florida DBPR has adjusted for inflation to $299 for a current account [Source: Florida Statutes 720.30851] [Source: Florida DBPR, Estoppel Certificate Fees]. Estero Place has one association, so one estoppel.

The Property Tax Disclosure and the Flood Disclosure

Section 689.261 requires a property tax disclosure summary at or before signing, and section 689.302 requires the seller's flood disclosure, covering flood-damage claims and federal assistance, at or before the contract is executed [Source: Florida Statutes 689.261] [Source: Florida Statutes 689.302]. Known material defects must also be disclosed under Johnson v. Davis, 480 So. 2d 625 (Fla. 1985).

Buyer Representation After the NAR Settlement

Since August 17, 2024, offers of buyer broker compensation may not be advertised in the MLS, buyers sign written agreements before touring, and every commission is negotiable [Source: National Association of REALTORS, settlement FAQs]. Whether to offer anything toward the buyer's agent is a decision we make with you off the MLS, and it belongs in your net sheet.

What Moves the Number Before You List an Estero Place Home?

Four things move an Estero Place number before you list: fixing what an inspector will flag, refreshing what a buyer sees first, gathering the documents that answer the fee and flood questions, and knowing the rules a buyer will read. In a market where sellers gave back a median 4% of list, each one protects the price.

Data updated: September 2026

Fix What an Inspector Will Flag

Leaks, failing equipment, damaged screens and open permits are the items a buyer's inspector turns into a credit request. Fixing them first is usually cheaper than negotiating them, and a wind mitigation report turns an insurance objection into a smaller number.

Refresh What a Buyer Sees First

Paint, lighting, dated flooring and hardware are what a buyer sees in the first minute. In a community where the same size class sold for $625,000 and $755,000, presentation and condition explain more of the gap than the calendar does.

Gather the Documents

The estoppel, the section 720.401 summary, the architectural approvals, the flood zone and panel for your address, equipment dates and any wind mitigation report belong in one folder. A buyer's agent who can get that folder the same night writes an offer sooner.

Know the Rules a Buyer Will Read

Leasing restrictions, pet rules and architectural review are set by the recorded documents, and the exact leasing numbers are not on our page, so we read them from the source before we describe them. A valuation that assumes an investor buyer when the rules discourage one is a wrong valuation.

What Will You Net From an Estero Place Sale?

At the $697,000 median, an Estero Place seller pays $4,879 in documentary stamps and $3,560 for the owner's title policy before commission, which is negotiable at $6,970 for each 1%. The estoppel, any transfer fee, the tax proration and any mortgage payoff complete the net sheet.

A Net Sheet Is Part of the Valuation

A value is only useful if you know what you keep. We build a net sheet with every line above, plus the tax proration and your payoff, before you sign anything. For the statewide breakdown, see our guide to seller closing costs in Florida.

Should You Rent or Sell Your Estero Place Home?

Whether to rent or sell an Estero Place home depends on the recorded leasing rules, your carrying cost of roughly $4,200 a year in HOA dues plus property tax, and what a sale would net. Our community guide describes an owner-occupied community with leasing restrictions, so a valuation before you decide is the fastest way to compare.

What the Rules Allow

Our community guide says the community operates under HOA leasing restrictions, commonly a minimum lease term and a cap on leases per year, with tenant registration and approval, and that the exact terms are set by the recorded Declaration [Source: Estero Place community guide]. We do not state the numbers, because our page does not, and we read them from the recorded document.

How a Valuation Helps You Decide

The valuation gives you the sale price and the net, and we set them beside your carrying cost and the long-stay rent a tenant could realistically pay. The 2025 tax on one $750,000 Estero Place home was about $6,137, so at roughly $4,200 a year in HOA dues, carrying cost alone approaches $10,000 before insurance.

How Do You Get a Free Estero Place Home Valuation?

Estero Place owners get a free valuation by requesting one online or calling Jesse McGreevy direct at (239) 898-6072. It is a written opinion of value built from closed sales of your own plan group, placed on the community's price ladder, with your fee stack, flood file and net sheet beside it. What the Valuation Includes

You receive the recent closed sales for your plan with dates and days on market, a per-square-foot analysis based on MLS living area, the live competition with price histories, your home's position on its plan group's ladder with the reasons, the fee stack your buyer will underwrite, and a recommended list price with a defensible range. Request it through our McGreevy and Comisar valuation form.

Why the Valuation Comes Before Any Listing Agreement

In a community where the same size class sold for $750,000 after 123 days and $814,000 after 44, and where four of twelve sales closed below 95% of list, the price decides the sale. We would rather you see the evidence and the number before you commit to anything. Will my Estero Place home value be higher if I list before the new year?

Listing before the new year does not raise the value, but it changes who sees the home first. Our tabulation shows 21 of the 42 closings in the last 60 months in April, May and June, so a home documented and live by early January meets the spring buyers on the first tour rather than the fifth.

Is my 2-bedroom-plus-den home worth less per square foot than a larger plan?

In the last 12 months the four 1,870 to 1,924 square foot homes had a $300 median per square foot and the eight larger homes $318, per the MLS record. In total dollars the larger plans sell much higher, $745,000 against $576,500 at the median, and lot and condition close part of the per-foot gap.

What should I do first if my home has been listed for months?

Read the closed sales of your plan group, then compare your list price with them. The record shows a 2,367 square foot home that sold at $625,000 after 227 days and another that sold at $755,000 after 36. Reprice to the right rung and complete the documents file before you assume the market is the problem.

Do I need to prepare the HOA disclosure summary before I have a valuation?

No, the valuation comes first, and it tells you whether to list. If you do list, the section 720.401 summary must be presented before the buyer signs, so we prepare it with the listing. A valuation itself carries no disclosure duty.

Can I value my home quietly without listing it?

Yes. A valuation is a private written opinion, and it does not put your home on the market. Many owners use it to decide between selling this season, next season or renting. Call Jesse at (239) 898-6072 and say that is what you want.

How do I compare listing teams for Estero Place?

Ask each team three things: its comparable set for your plan group, its explanation of the master fee and transfer fee, and its plan for the association documents. Our best real estate agents in Estero guide compares teams on the public record.

A valuation is a pricing recommendation, and it earns its keep only when it holds up in the offers. We show you the sales behind every number so you can judge it yourself.

A Seller Who Lived Out of Town

★★★★★ "Not living in the area, Jesse made life easy for me when we decided to sell our condo. His attention to detail, patience, understanding, and tenacity in dealing with all the moving parts was truly impressive." Verified Google review

Many Estero Place owners are seasonal. A valuation, a listing and a closing can all run remotely, and Marc handles the home on site.

A Seller Who Bought Again With Us

★★★★★ "Marc was extremely helpful in the sale of our old home and getting our new home to the condition that we wanted it to make it ours. He has been available to us for every step of our journey, even after the transaction closed." Verified Google review

Owners who sell here often buy again in Southwest Florida. We run both sides as one plan.

Why Does an Estero Place Specialist Matter for a Valuation?

Estero Place specialists matter for a valuation because the facts that decide the number live in a small record: 12 sales in a year, two plan groups, MLS living areas that differ from builder figures, one association fee to verify and a flood map with a pocket. A general agent tends to miss them.

What a General Agent Tends to Miss Here

A general agent may price a 1,924 square foot home off the $697,000 community median, use a builder plan figure where the MLS carries a different one, value from list prices instead of closings, quote a flood zone for the whole community or claim a clubhouse that does not exist. None of those mistakes is exotic, and each one moves the number.

Are You Also Buying Your Next Home in Southwest Florida?

Estero Place owners often buy again in Southwest Florida, sometimes upsizing within Estero or moving to a community with amenities they now want. We run both sides as one plan, including the timing of two closings and the Save Our Homes portability claim that can carry accumulated tax savings to your next Florida homestead.

Buying and Selling in the Same Season

Florida's portability rule lets a homestead owner who establishes a new Florida homestead within the statutory window transfer the difference between just value and capped assessed value, up to $500,000, to the new home [Source: Florida Statutes 193.155] [Source: Florida Department of Revenue, PT-112 portability guide]. The January 1 test matters, because homestead status is fixed on that date each year.

Buying Elsewhere in Estero

If your next home is a golf community, a newer single-family house or a condominium, our guide to buying a home in Estero walks through the contract, inspection and approval steps, and our Estero HOA and CDD fee guide compares carrying costs across the village.

Frequently Asked Questions, Seller Edition: Valuing a Home in Estero Place

Estero Place owners ask these questions before they value a home, and each answer below is written for a Lee County owner in a gated community with one homeowners association, in a single paragraph with its source. They cover worth, method, the record, estimates, fees, rules and costs.

Data updated: September 2026

What is my Estero Place home worth today?

Most Estero Place homes are worth $533,000 to $814,000, per the 12 closed sales in the 12 months to October 21, 2026. The 2-bedroom-plus-den homes had a $576,500 median and the larger homes a $745,000 median, so where yours falls depends on plan and size. A free valuation gives your number.

How accurate is the Zestimate for an Estero Place home?

Portal estimates carry a median error rate, and they are least reliable where a place has few sales, which describes Estero Place with 12 sales in a year. The estimate cannot see your plan variant, lot, equipment age or paperwork, so we treat it as one data point and price from closed sales.

How much is a 2-bedroom-plus-den Estero Place home worth?

In the last 12 months four 1,870 to 1,924 square foot homes sold from $533,000 to $600,000 at a $576,500 median, and over 60 months eleven homes under 2,000 square feet sold at a $573,000 median. Condition and lot position decide where in that range your home lands.

How much is a larger Estero Place home worth?

In the last 12 months eight homes of 2,236 to 2,441 square feet sold from $625,000 to $814,000 at a $745,000 median, and over 60 months the 2,300 to 2,399 square foot group had a $760,000 median across 11 sales. The spread inside one size class, $625,000 to $814,000, is what lot, condition and timing explain.

What is the price per square foot in Estero Place?

The 12-month median was $315 per square foot of living area, and the 60-month median was $321. The entry plans ran $300 and the larger plans $318 in the last 12 months, and the range across the 12 sales was $264 to $348. Per-foot figures depend on the MLS living area, so we check yours.

Why did the Estero Place median drop in the last year?

The latest 12-month median of $697,000 sits about 14% below the $815,000 median of four years back. Part of it is mix: four of the 12 sales were entry plans. Part of it is time, with median days on market at 54 against 5.5 five years ago. The block before it held only 2 sales, so we read the trend cautiously.

Have Estero Place home values gone up over five years?

Not on the median: $742,500 in the oldest block and $697,000 in the latest, with a peak of $815,000 in between. Days on market rose from 5.5 to 54 and sold-to-list slipped from 100.0% to 95.8%. Your own plan group's record matters more than the community median.

How many sales do I need to price my home?

Ten or more recent sales of your plan group would be ideal, and Estero Place never has that many in 12 months, so we widen to 24, 36 or 60 months and label the older sales as older. The record has 42 sales in 60 months, which is enough to price a plan with judgment and honesty.

What are comparable sales for my Estero Place home?

Comparable sales are recent closings of the same plan group within roughly 10% of your living area, adjusted for time, condition, position and features. The 12 sales in the 12 months to October 21, 2026 are listed in full in this guide, and we add older sales of your plan when the recent ones are too few.

How long does a valuation take?

A written valuation typically follows the first conversation within a short time, depending on whether we need to walk the home. The online form takes about 60 seconds, and we reply with the sales that match your plan and size. Call Jesse at (239) 898-6072 if you want to move faster.

Does the valuation cost anything?

No. The written valuation is free and carries no obligation. It includes the closed sales that match your plan, your position on the community's ladder, the live competition, the fee stack your buyer will underwrite and a recommended range.

What does an appraiser do differently?

An appraiser values a home for a lender, from recent closed sales and adjustments, on a buyer's contract price. A valuation from us is an opinion of what your home should list for and sell for, built from the same kind of evidence. Your buyer's appraiser will use recent sales, which is why we do.

Does the county's just value tell me what my home is worth?

No. The Lee County Property Appraiser's just value is a tax number, and a homestead's assessed value grows under the Save Our Homes cap, so it can lag the market. A buyer's lender will not use it to price your home, and a new owner's taxes reset after a sale [Source: Florida Statutes 193.155].

Will my property taxes change when I sell?

Your taxes stop being your problem at closing, and the buyer's bill resets: a change of ownership resets a homestead's assessed value to just value as of the next January 1. Section 689.261 requires the property tax disclosure summary in the contract. Our guide's example: about $6,137 for 2025 on one $750,000 Estero Place home.

How do HOA fees affect my Estero Place home's value?

The buyer underwrites the fee. Estero Place's roughly $1,050 per quarter, about $4,200 per year, covers lawn and landscape maintenance and irrigation, with no CDD, so it reads as low for a gated community. A buyer compares it with communities that offer a clubhouse, and your listing states the whole stack in one line.

Do the transfer fee and application fee change what a buyer pays?

They are one-time costs at closing that a buyer counts, and who pays each is a contract term. Our community guide reports $4,000 and $250 from a listing at the time of our July 2026 research, and the estoppel is the authority. Confirm them before you set a price, because a buyer will.

Does natural gas add value in Estero Place?

It is a community feature few Estero neighbors have, and we put it in the valuation as a description of the home and its buyer. We do not add a dollar figure, because 12 sales a year cannot isolate a premium for natural gas from lot, plan and condition.

Does a lake or preserve view add value?

Homes back to a lake or the preserve, and buyers value the setting, but the recent record cannot isolate a premium from plan and condition. We compare the specific sales that share a view type and say how thin the evidence is, instead of applying a percentage we cannot support.

Do updates or renovations add value?

Sometimes, less than they cost. Fresh paint, decluttering and fixing what an inspector will flag return more than they cost, and a full remodel has to be priced against the top of your plan group's ladder, which is $814,000 for the larger plans. We tell you which dollars come back before you spend them.

Does the flood zone affect my Estero Place home's value?

It affects the buyer's cost, because flood insurance is required with a federally backed mortgage on Zone AH and not on Zone X. Most of Estero Place is Zone X with an AH pocket, so the exact zone for your address goes in the valuation, and a documented Zone X is a selling point.

Does the roof or air conditioning age matter to value?

Yes. The homes were built from about 2014 to 2018, so systems are in the first half of their life, which supports value, and a buyer's inspector will date them. Roof, air conditioner and water heater dates in the documents file often turn a repair request into no request at all.

Is now a good time to value my home?

Yes, if you might sell in the next year: the record is fresh through October 21, 2026, and a valuation in the fall aims at a January listing. Closings cluster in April, May and June, with 21 of 42 in the last 60 months. A valuation does not commit you to sell.

Should I get a valuation before renting my home?

Yes. A valuation shows what a sale would net against the carrying cost of rent, and Estero Place's leasing restrictions, set by the recorded Declaration, limit the rental path. The 2025 tax on one $750,000 home was about $6,137, and HOA dues run roughly $4,200 a year.

How much does it cost to sell an Estero Place home?

At the $697,000 median, doc stamps are $4,879 and the owner's title policy $3,560, before commission, which is negotiable and is $6,970 per 1%. Add the estoppel up to $299, any transfer fee, the tax proration and your payoff. Our net sheet shows every line.

Who pays for the owner's title policy in Lee County?

The seller customarily pays for the buyer's owner's title insurance policy in Lee County, the reverse of the Collier County custom, and the premium is promulgated by the state, $3,560 at $697,000. The contract controls, so we confirm the allocation in writing [Source: Florida Administrative Code Rule 69O-186.003].

Does the HOA disclosure summary apply to my Estero Place home?

Yes, on a resale the owner supplies it before the buyer signs. Our community guide describes one master HOA with no condominium buildings, so the Chapter 718 fork in section 720.401(2) does not appear to apply. Your closing agent or attorney confirms the forms [Source: Florida Statutes 720.401].

What is an estoppel certificate and who orders it?

An estoppel certificate is the association's statement of what is owed on your home and whether a transfer or other fee is due. The association must issue it within 10 business days, and the fee is capped [Source: Florida Statutes 720.30851]. We order it from SAK and Associates at listing.

What must I disclose about my Estero Place home?

The section 720.401 summary, the section 689.261 property tax summary, the section 689.302 flood disclosure and known material defects under Johnson v. Davis. In Estero Place that means leaks, roof or systems problems, storm repairs, insurance claims, open permits and unapproved exterior work you know about.

How did the NAR settlement affect my sale price?

The settlement changed how buyer's agents are paid, not what your home is worth: since August 17, 2024, compensation may not be advertised in the MLS, buyers sign written agreements, and commissions are negotiable. Whether to offer any compensation is a decision we make with you off the MLS [Source: National Association of REALTORS, settlement FAQs].

Will I owe capital gains tax if I sell?

It depends on your circumstances. The federal home-sale exclusion can shield part of the gain on a primary residence you owned and used for the required period, and it does not apply the same way to a second home or rental. Talk with a tax adviser before you list [Source: Internal Revenue Service, Topic 701, sale of your home].

How does the Estero Place market compare with Fountain Lakes for value?

Estero Place's median was $697,000 against Fountain Lakes' $335,000, on 12 sales against 39, and its price per square foot $315 against $246. The gap is mostly product: newer single-family homes against a mix that includes $155,000 condominiums. Each community's buyer pool is different.

How does Estero Place compare with The Place at Corkscrew on value?

The Place at Corkscrew's 12-month median was $695,000 on 103 sales at $296 per square foot, against Estero Place's $697,000 on 12 sales at $315. The medians are nearly identical, but The Place at Corkscrew is a much larger amenity community, so buyers weigh fees and amenities as well as price.

It continues with a fee stack stated in one line, a flood file that puts the exact zone beside the panel number and a net sheet. That is the work we do for Estero Place owners, and as the leaders of Domain Realty Group our team has closed over $2.5 billion in real estate doing exactly this kind of preparation across Southwest Florida.
