Buying a home in Kingston means buying new construction on Corkscrew Road from one of several builders, with a Community Development District assessment on the tax bill and a community that is still being built. This buyer guide sits beside our full Kingston community guide and answers the question a buyer asks first: how do I buy here with my own agent, what does it cost, and what is and is not built. As of October 21, 2026 no Kingston home has closed. If you are still choosing a team, our guide to the best real estate agents in Estero compares the options on the public record.

You can buy a home in Kingston today, from builder sheets and a handful of quick move-in listings, but you cannot buy a resale because no Kingston sale had closed through October 21, 2026. Sales opened in September 2026, groundbreaking was November 13, 2025, and the model home grand opening was held Saturday, October 17, 2026. Taylor Morrison’s Esplanade at Kingston page lists homes ready from now through January 2027 (read October 31, 2026).

Fifteen homes are listed on the Southwest Florida MLS, 8 at Esplanade at Kingston and 7 at Kingston South, and Lennar, Pulte and Neal Communities also sell from published plan sheets. The builders' own sites remain the source for what each has open; the MLS covers only what a builder lists there.
You are not buying a finished neighborhood. The planned package includes a sports complex and social club, a resort-style pool, a clubhouse and courts, and none is built. Corkscrew Road work serving Kingston is programmed for 2031 to 2035.

Already own in Kingston? The Kingston valuation guide shows what your home is worth, and the Kingston seller guide covers how to sell it.
The median across the 71 exactly priced plans is $218.27 per square foot, with Lennar's median at $213.83, Esplanade's at $244.25, Pulte's at $216.01 and Neal's at $215.90, and a range of $167.71 to $278.33. Pulte plans marked with a plus sign use the builder's lowest size.
Lennar's lowest listed homesite was $350,499 against a $329,999 plan base, a $20,500 gap before options. A base price is the least expensive homesite with the standard package, so the contract total is always higher.

Source: Southwest Florida MLS, Matrix, pulled October 21, 2026. Baths are full baths with half baths in parentheses, as Matrix codes them. Asking $ per sq ft is our arithmetic.
The asking range of $265.03 to $341.56 per square foot sits above the $218.27 median base price per square foot, because a listed home carries a specific homesite and finishes. Compare a listing's total to the same plan's base price to see what the homesite and options add.
Our September 29, 2026 pull missed most of Kingston because part of it sits in a Fort Myers MLS map area. The October 21, 2026 pull covers that area, and it found Kingston South listings as well as Esplanade at Kingston: 15 active and 6 under contract, none closed. Builders that sell off the MLS still do not appear in it, so the MLS shows part of Kingston's sales activity, not all of it. We quote no months of supply from a count with no closings.
Only the first sections are built. Kingston is approved for 10,000 dwelling units, groundbreaking was November 13, 2025, and no sale had closed through October 21, 2026, so every amenity, road segment and school named in marketing is a plan, not a place you can visit today.
Vertical construction is under way in Kingston South and Esplanade at Kingston, and model homes opened to the public on Saturday, October 17, 2026, from 11 a.m. to 2 p.m. [Source: Kingston community guide].
The sports complex, social club, resort-style pool, clubhouse and courts are planned. We found no statement, as of October 31, 2026, that any has opened, and no builder contract we have read promises an opening date. A contract that names amenities should name delivery terms too.
The Corkscrew Road segment serving Kingston is programmed for construction from 2031 to 2035. The regional water reclamation facility is projected to finish in early 2029. Kingston addresses already sit in the School District of Lee County's 2026 to 2027 proximity zones: elementary Zone Q, middle Zone GG and High School South Sub-zone 3 at the Kingston South points we checked, and elementary Zone L, middle Zone HH and East Sub-zone 3 at Esplanade's Pod 3, so confirm the zones for your exact address with the district's school locator; a planned charter school is developer-stated, not contract-documented.
Master HOA dues, the association's name, the recorded Declaration, rental rules, amenity opening dates and homeowner's insurance quotes are not public; the school proximity zones are, on the district's 2026 to 2027 map. We say so instead of guessing.
The Kingston One CDD adds an annual assessment to the tax bill, from $1,244.68 for a condominium to $2,563.83 for a Single Family 72' lot on the FY2027 schedule, on Assessment Area One only. The FY2027 Final Budget, dated August 19, 2026, repeats the May 20 proposed schedule line for line.
Data updated: October 2026
Product | FY2027 total | Product | FY2027 total |
|---|---|---|---|
Condo | $1,244.68 | Single Family 52' | $1,872.34 |
Single Family 36' | $1,319.15 | Single Family 57' | $2,045.21 |

Source: Kingston One CDD FY 2027 Final Budget. Debt service runs $1,100 to $2,340, operations $70 and collection $74.68 to $153.83. The schedule covers 4,065 of the roughly 10,000 approved units. [Source: Kingston One CDD FY 2027 Final Budget]
The debt service half of each figure repays an $84,000,000 Series 2025 bond with a final maturity of November 1, 2057 and no principal repaid before May 1, 2028. Unless the assessment is prepaid, a buyer taking title in 2027 carries a roughly thirty-year tail.
Lenders count the CDD assessment in your monthly obligation because it rides the tax bill. Give your loan officer the product code (the lot width) so the estimate uses the right line.

A buyer who wants a townhome with a known fee and no CDD looks at Summercrest. A buyer who wants a choice of builders, single-family sizes and a large amenity plan looks at Kingston, and accepts a CDD and unpublished dues.
Summercrest's $272 monthly fee is $3,264 a year and no CDD. Kingston's CDD alone is $1,244.68 to $2,563.83 a year, before any HOA dues, so the annual carrying cost cannot be compared until Kingston publishes its dues.
You buy new construction with your own agent by naming the agent on your first registration with the builder, before or at your first visit. Builders commonly treat an unrepresented first visit as a direct sale, and a buyer who registers alone may not be able to add an agent afterward.
Tell the sales office you are working with McGreevy and Comisar of Domain Realty before you walk in. We can send the registration ahead of your visit so it is time-stamped. Every builder sets its own broker policy, and we confirm it in writing.
A buyer's agent is paid under the builder's broker-cooperation policy or a written agreement with you, and the price is the same whether or not you have an agent. Since August 17, 2024 a written buyer agreement is required before touring, and compensation is negotiable [Source: National Association of REALTORS, settlement FAQs].
We check the base price against the homesite premium, the options against what the design center charges, the incentive against the lender it requires, and the delivery date against the contract's remedies. A builder's sales representative works for the builder.
Ready to talk through a Kingston purchase? See the buyer consultation section below or call Marc at (239) 287-5873.
Ask every Kingston builder ten questions before signing: the total contract price, the lot premium, incentive conditions, the lender requirement, the deposit schedule, the delivery date and its remedy, the warranty, the change-order policy, the HOA and CDD figures, and what is not built. Get each answer in writing.
The contract should say where deposits are held and when they are released. We read the escrow clause before you sign.
Delivery dates in new construction are estimates. A contract with no outside date and no remedy leaves a buyer holding a rate lock that may expire, so we push for a dated remedy where the builder will agree.
Hire your own inspector even on a new home. A builder's final walkthrough is not an independent inspection, and a punch list written before closing is easier to enforce than one written after.
A Kingston buyer's closing costs are the lender's fees, title and settlement charges, prepaid taxes and insurance, and for a mortgage, the intangible tax of $0.002 per $1 of the loan and documentary stamps on the note of $0.35 per $100. On a new build the seller usually pays the deed stamps and, by Lee County custom, the owner's title policy.
Data updated: October 2026

We quote no rate. Rates move daily, and Freddie Mac publishes the weekly average in its Primary Mortgage Market Survey. Your lender's written estimate governs.
No FEMA panel has been pulled for any Kingston parcel and no insurance quote is available for homes that do not yet exist, so we state neither a flood zone nor a premium. Get quotes on the specific plan and lot before you commit.
Property tax is paid in arrears, and the CDD assessment rides the same bill, so it prorates the same way at closing. A first-year buyer of a new build should ask the builder how the first tax bill is handled, because the land may be assessed before the home is.
Four Florida rules protect a Kingston buyer: the Section 190.048 CDD disclosure, the Section 720.401 HOA summary before contract, the Section 689.261 property tax summary and the Section 689.302 flood disclosure. Each gives you a document to read and, in some cases, a right to cancel.
The prospective buyer must receive the disclosure summary before executing the contract, and if it was not provided the buyer may cancel within 3 days after receiving it or before closing, whichever comes first, and that right cannot be waived. On a first sale the developer supplies it [Source: Florida Statutes 720.401].
Section 720.401 does not apply to associations regulated under chapters 718, 719, 721 or 723. Esplanade at Kingston condominiums, not yet priced, would be a Chapter 718 purchase with its own documents and a cancellation right [Source: Florida Statutes 718.503]. Your closing agent or attorney confirms the regime. This is information, not legal advice.
Section 689.261 requires the property tax disclosure summary at or before contract, warning that a purchase can trigger reassessment [Source: Florida Statutes 689.261].
Section 689.302 requires a flood disclosure in residential contracts [Source: Florida Statutes 689.302].
Whether you can rent a Kingston home is unknown, because no rental restriction, minimum lease term or short-term rental rule has been published, and those rules live in the recorded Declaration. Do not build an investment plan on rental income until you have read it.
Rental rules are covenants, not laws. They bind every owner and they can change value overnight. We will publish what the Declaration says when it records.
Ask the builder in writing whether the Declaration will restrict leasing, and get the answer attached to your contract.
Kingston buyers should speak with a buyer's agent before registering with a builder, and a call with Marc Comisar at (239) 287-5873 takes about fifteen minutes. He will explain the four builders, the CDD line for the lot you like, the contract terms to push on and what is not yet public. There is no cost and no obligation.

The team behind those reviews:
Kingston specialists matter because a purchase here depends on documents an automated search never reads: a CDD schedule, an unnamed association, a builder's incentive sheet, an unbuilt amenity package and a corridor with a decade of road work. A general agent may quote a base price as a price, miss the CDD product code, skip the registration rule or treat a rendering as an amenity. Each one costs a buyer money or leverage.

Kingston buyers ask these questions before they register with a builder, and each answer below is written for a Lee County buyer in a single paragraph with its source. They cover builders, prices, the CDD, closing costs and what is not yet built.
Data updated: October 2026
Yes, from builder plan sheets and 15 active MLS listings. Sales opened in September 2026, and no sale had closed through October 21, 2026. Call Marc at (239) 287-5873 before you register.
Lennar, Pulte Homes, Neal Communities and Taylor Morrison's Esplanade at Kingston sell in Phase 1, and other builders are named on our Kingston community guide.
Base prices run from $329,999 to $870,900 across the four builders, read October 31, 2026. The 15 active MLS listings ask $360,999 to $1,543,227.
$218.27 across 71 exactly priced plans from four builders at base, and $289.44 across the 15 active listings at asking.
No. Lot premiums, options and closing costs are extra, and Lennar's lowest listed homesite was $20,500 above its plan base.
You do not have to, but the builder's representative works for the builder, and most builders ask for your agent at first registration.
Before or at your first visit. A buyer who registers alone may not be able to add an agent later.
It is negotiable and set in writing before you tour. The builder's broker policy often covers it, and the home's price does not change because you have an agent.
From $1,244.68 on a condominium to $2,563.83 on a Single Family 72' lot for FY2027, on Assessment Area One only.
Through the final maturity of the $84,000,000 Series 2025 bond on November 1, 2057, unless you prepay.
Unpublished. We will not estimate a number.
Pulte's section is gated, and other sections are per builder. Confirm for your lot in writing.
None is open. The plan includes a sports complex, social club, resort-style pool, clubhouse and courts, with no opening date published.
Taylor Morrison's available-homes page, read October 31, 2026, lists 23 homes: 3 Ready Now, 16 Ready Nov.–Dec. 2026 and 3 Ready Dec.–Jan. 2027. We did not read per-home dates for Pulte, Neal or Lennar. Early 2027 is the developer's older first-residents target, so ask for a dated remedy in the contract.
Unknown until the Declaration records. Ask the builder in writing.
No age-restricted section has been announced.
Kingston addresses sit in the School District of Lee County's 2026 to 2027 proximity zones: elementary Zone Q, middle Zone GG and High School South Sub-zone 3 at the Kingston South points we checked, and elementary Zone L, middle Zone HH and East Sub-zone 3 at Esplanade's Pod 3, so confirm the zones for your exact address with the district's school locator. A planned charter school is developer-stated and not contract-documented.
No FEMA panel has been pulled for any Kingston parcel, so we state no zone. Use the FEMA Map Service Center for a specific address.
We quote no premium. Homes that do not exist yet cannot be quoted reliably, so get a quote on the plan and lot before you commit.
Lender fees, title and settlement charges, prepaid items and, on a mortgage, the intangible tax and the note stamps. On a new build the seller usually pays the deed stamps and, by Lee County custom, the owner's title policy.
$0.002 per $1 of the mortgage, about $1,256.62 on a $628,312 loan.
$0.35 per $100 of the loan, about $2,199.09 on a $628,312 loan.
We quote none. Freddie Mac publishes a weekly average, and your lender's written estimate controls.
Through incentives more often than price. Taylor Morrison showed quick move-in markdowns of $50,000 to $95,000 on September 26, 2026, and the nearest closed comparable, Verdana Village, shows builder-entered sales at exactly list price.
Compare the builder's incentive against the best outside offer, and read the incentive's conditions.
Yes, and you should. We recommend it before the final walkthrough.
The contract sets the schedule and where deposits are held. We read the escrow clause before you sign.
A written change to the plan or finishes, priced and approved before construction reaches that step.
The Section 190.048 CDD disclosure, the Section 720.401 HOA summary on a Chapter 720 community, the Section 689.261 property tax summary and the flood disclosure.
Summercrest is 153 gated townhomes inside the Village of Estero with no CDD and a $272 monthly HOA fee. Kingston is a Corkscrew Road master plan with a CDD, unpublished dues and several builders.
No. It is in unincorporated Lee County with an Estero mailing address.
A Section 404 permitting dispute concerning new development. On August 13, 2026 Audubon Florida and Cameratta settled Audubon's federal lawsuit.
Verdana Village is a built, nearby, closed comparable with a $615,000 MLS-marketed median over 12 months. Kingston has no closings, so its prices are asking and base prices only.
Saturday, October 17, 2026, from 11 a.m. to 2 p.m. Models are open now on builder pages.

Kingston buyers who own a home ask these questions about timing, taxes and financing. Each answer is one paragraph, and the sale is planned together with the purchase.
Data updated: October 2026
List when the delivery date is credible, and ask for a dated remedy in the contract. We line up both timelines before you sign.
No, but a bridge loan, home equity line or a sale contingency is needed if you buy first. Builders rarely accept contingencies.
A free home valuation gives a written range and a net sheet. A Lee County seller customarily pays the deed stamps at $0.70 per $100 and the owner's title policy.
Portability may transfer up to $500,000 of accumulated savings to a new Florida homestead if you qualify, and the January 1 homestead test applies.
The purchase resets your assessed value on the next January 1, and the CDD assessment is added to the tax bill.
Call Marc at (239) 287-5873 for the purchase and Jesse at (239) 898-6072 for the sale.
