Selling at Britannia at Forest Glen differs from a typical Naples condominium sale in five ways: nine elevator buildings sit in four separate condominiums, a sale runs through three associations, Britannia holds the only Forest Glen buildings under Florida’s structural reserve law, two buildings map to a FEMA flood zone, and six neighbors were for sale the day we checked.
Data updated: September 2026 (Florida DBPR condominium extract and SIRS reporting database; FEMA National Flood Hazard Layer, panel 12021C0418J, effective 8 Feb 2024; Southwest Florida MLS Matrix, retrieved 29 Sep 2026)
Britannia is not one association. Britannia I holds 90 units in three buildings at 3935, 3940 and 3950 Loblolly Bay Drive, built 2000 to 2001. Britannia II holds 60 units at 3960 and 3970, built 2003. Britannia III holds 60 units at 3980 and 3990, built 2004 to 2005. Britannia IV holds 60 units at 4000 and 4010, built 2005. Every building has thirty units on four floors and an elevator, the only elevator product in Forest Glen. A Britannia price starts from the condominium, the plan and the floor, never from the Britannia name. The building-by-building detail, including each condominium’s filing history, is in our Britannia at Forest Glen guide.
A Britannia owner belongs to one of the four condominium associations, to the Britannia of Forest Glen Neighborhood Association, which owns the 10.98 acres of Tract 7 beneath the buildings, and to the Forest Glen Golf and Country Club Master Association, which owns the course and the clubhouse. Each layer has its own documents and its own estoppel certificate. The seller who has all three files before listing controls the closing date.
Britannia’s four-story buildings are the only Forest Glen condominiums tall enough to fall under Florida’s structural integrity reserve study and milestone inspection laws, based on unit numbering and building records. All four Britannia condominium associations appear in the state’s SIRS reporting database. A Britannia buyer reads that study; a buyer at the two-story Bishopwood or Barrington buildings next door does not have to.
On FEMA’s current map, effective February 8, 2024, the seven buildings of Britannia I, II and III map to Zone X, outside the Special Flood Hazard Area, and the two Britannia IV buildings map to Zone AH, a shallow-ponding zone. Two Britannia units of the same plan can carry different lender requirements because of the building they sit in.
On September 26, 2026 the MLS showed six Britannia condominiums for sale, from $247,777 to $350,000, against 11 closings in the prior twelve months: about 6.5 months of supply, against 4.9 for all of Forest Glen. Two of those six had been listed for more than 350 days. A Britannia buyer tours them all in one afternoon, and the club’s own website lists owner homes for free beside them.
A Britannia at Forest Glen seller should know ten recorded facts before choosing a list price: the 12-month MLS record, the plan split, the county deed record, the live competition, the three estoppels, the structural study, the building’s flood zone, the unpublished fee layers, the buyer’s tax reset and our own recent sale on the street.

For a Britannia condominium priced to its plan and building, yes, but Britannia is a buyer-paced market in 2026. The Southwest Florida MLS shows 11 Britannia closings in 12 months at a $279,900 median and 93.19 percent of final list, with six Britannia condominiums for sale on September 26, 2026, about 6.5 months of supply.

Our rule is to widen the window until it holds ten closings, and Britannia reaches ten at 12 months, so every lead market figure on this page uses that window. The MLS tags Britannia sales by condominium, and a few Loblolly Bay Drive rows carry only the generic Forest Glen tag, so we assigned every row to Britannia by street and building before counting. The wider windows show where the market has been.
Window to September 26, 2026 | MLS closings | Median sold price | Range | Median $ per MLS living sq ft | Median sold-to-final-list | Median days on market |

Southwest Florida MLS Matrix, Development FOREST GLEN, retrieved September 29, 2026, windows ending September 26, 2026. Sold-to-list divides the sold price by the final list price. With an even count the median is the mean of the middle pair, which is why the 24-month price reads $310,000 and the ten-year days read 35.5.
A seller’s yardsticks are the numbers a buyer’s agent will quote back: sold-to-list, days on market, price per foot and months of supply. Here is Britannia against the Forest Glen neighborhoods a Britannia buyer also tours, all from the same 12-month MLS pull.
12 months to September 26, 2026 | Closings | Median sold | Median $ per MLS living sq ft | Median sold-to-final-list | Median days on market | Months of supply |
|---|---|---|---|---|---|---|
Britannia at Forest Glen | 11 | $279,900 | $210.14 | 93.19% | 53 | 6.5 |
Bishopwood East at Forest Glen | 7 | $386,000 | $241.40 | 93.01% | 105 | 6.9 |
Barrington at Forest Glen | 6 | $540,000 | $260.94 | 94.17% | 33 | 4.0 |

All of Forest Glen | 32 | $394,000 | $242.68 | 93.49% | 47.5 | 4.9 |
Britannia sold more condominiums than any other Forest Glen neighborhood in the year, and faster than Bishopwood East, but it gave up about the same share of list price as the community as a whole and carries more supply. Measured the same way, Lake Barrington at Naples Lakes Country Club closed at 95.18 percent of list with 2.1 months of supply. A Britannia buyer with six alternatives on the same street negotiates.

Southwest Florida MLS Matrix, closings by calendar year. Britannia prices nearly doubled from 2021 to the 2023 peak, when the median sale reached 98.95 percent of list in three weeks. The 2026 closings have given much of that back: a $280,000 median at 92.42 percent of list after a median 75 days. A Britannia seller pricing from a 2023 memory is pricing for a market that ended two years ago.
On September 26, 2026 the six Britannia actives asked $350,000 (Britannia II, 359 days on market), $299,900 (Britannia II, 674 days), $289,000 (Britannia IV, 102 days), $275,000 (Britannia III, 191 days), $269,000 (Britannia I, 67 days) and $247,777 (a Loblolly Bay Drive listing carried under the generic Forest Glen tag, 207 days). Across all of Forest Glen the 13 actives ran from $247,777 to $799,000. Every one of the six is a comparable your buyer walks the same afternoon, and their price histories tell that buyer what has not sold.
Collier County’s deed record is the second, independent check on Britannia prices. It shows 22 qualified Britannia resales in the 24 months since September 2024 at a $340,000 median, from $245,000 to $419,500, all of them resales, and the state’s tax roll file shows 15 qualified sales in 2025 and early 2026 at a $337,000 median.
Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 29 Sep 2026; Collier County Property Appraiser sales file)
The county index’s first window with ten or more qualified Britannia sales is 24 months: 22 resales since September 2024, median $340,000, low $245,000, high $419,500. None was a builder’s first sale, because the last Britannia building was completed in 2005. The newest Britannia deed in the index, built September 24, 2026, was recorded May 20, 2026, so the summer 2026 closings are not in it yet.

Florida Department of Revenue Collier 2026 preliminary tax roll file, two most recent sales per parcel, latest sale month April 2026; one Britannia IV unit has no row in this release. Samples this small describe the recorded sales, not the value of a condominium: a Britannia IV median of three sales is not a Britannia IV price.
The MLS counts 20 Britannia closings in its 24-month window and the county 22 qualified sales in its own, and neither is wrong. The county grades every deed and keeps only arm’s-length sales; the MLS counts only listed homes. A sale arranged owner to owner through the club’s own real estate board reaches the county record once its deed is recorded and may never reach the MLS at all. We use the county for what sold and at what price, and the MLS for how long it took and how close to asking it closed. We never mix the MLS living-area price per foot with a county base-area figure.
On the 2026 Collier County preliminary roll the median assessed value of a Britannia condominium is $266,500, from $227,300 to $317,730, and the median preliminary tax estimate is $2,468.40. The roll values condominium units by floor plan, so it cannot see a renovated kitchen, a golf view or a fourth-floor unit. An assessed value is a floor for conversation, never a list price.
The Britannia sales that matter most are the 20 MLS closings of the last 24 months, read by condominium, plan, list price and days on market. Your buyer’s agent and appraiser will use the same twenty, so each one is set out below by street and condominium only, with no unit numbers.

Southwest Florida MLS Matrix, closings September 26, 2024 to September 26, 2026, retrieved September 29, 2026. One December 2024 closing carries no days-on-market figure in the MLS record. Across the twenty, the median final list price was $334,950 and the median gap between final list and sold price $13,950 (our arithmetic on the MLS rows).

Four closings on Britannia’s smallest plan in 24 months ran $245,000 to $337,000. The three of the last twelve months ran $245,000 to $280,000 and took 75, 120 and 133 days. In January 2025 the same plan in Britannia III closed at $337,000 in 11 days; by April 2026 a Britannia IV unit of the same size closed at $245,000, 89.1 percent of list, after 133 days. The smallest plan carries the heaviest per-foot share of every fixed association cost, and its buyer is the most price-sensitive in Forest Glen.
The 1,332 square foot plan is the most common in Britannia, 78 units on the state roll, and it was the most liquid plan of the year: its four closings in 12 months ran $246,000 to $280,000, at a median of $269,950 (the mean of $260,000 and $279,900), and three of the four closed in 11 days or fewer. The one that reached its full list price, $279,900 in October 2025, went under contract in 5 days. Priced inside its band, this plan sells.
Five closings on the 1,350 square foot plan in 24 months tell the story of the reset. Three in December 2024 to April 2025 closed at $357,000 to $372,500, two of them in 15 days or fewer. The two of 2026 closed at $305,000 after 53 days and at $260,000 after 142 days, the second at 89.7 percent of list. Same plan, about a year apart, as much as $112,500 lower.
Britannia’s largest plans, 30 units of 1,534 square feet and 18 of 1,567, are the top of the Britannia band. The three 1,534 square foot closings of the last 24 months sold at $400,000, $415,000 and $315,000; the one 1,567 square foot closing sold at $365,000 in 17 days. These plans compete with Bishopwood East garden homes of similar size, and a buyer who can stretch to a two-story garden home will compare them directly.
This is a McGreevy and Comisar listing. On March 27, 2026 a 1,170 square foot, two-bedroom, two-bath Britannia II condominium at 3960 Loblolly Bay Drive, which we listed at a final $259,900, closed at $252,000 after 120 days on market, 96.96 percent of list and about $215 per foot of MLS living area (our arithmetic). The buyer was represented by an outside agent.
Three things make it worth studying for the next Britannia seller. First, it was the smallest Britannia plan in the slowest Britannia year of the decade, and it still kept more of its list price than any other 1,170 square foot closing of the year: the other two closed at 89.1 and 93.4 percent. Second, it took 120 days, which is the honest cost of this market for the smallest plan in 2026. Third, it closed $7,000 above the $245,000 Britannia IV sale of the same plan six days later, a sale whose final list price had been $15,100 higher at $275,000. The price you start with is the price the market measures you against.
This is a public record sale from the Southwest Florida MLS, not a McGreevy and Comisar transaction. On September 1, 2026 a 1,534 square foot, two-bedroom plus den Britannia I condominium on Loblolly Bay Drive closed at $315,000 after 105 days on market, from a final list price of $344,000, 91.6 percent, about $205 per foot of MLS living area. It is the most recent Britannia closing in the pull.
The same plan sold at $415,000 in 24 days in May 2025 and at $400,000 in 47 days in November 2024, both in Britannia II. Fifteen months later the largest two-bedroom-plus-den plan in the building sold $100,000 lower, after nearly four months, and $29,000 below its final list. It closed after the county’s newest recorded Britannia deed, so a valuation that uses only county records would still be reading the 2025 prices.
An appraiser uses the closest Britannia sales of the same plan first, then the same condominium, and reaches to other plans only when it must. With 11 Britannia closings in 12 months across five plans, most plans have one to four recent sales, so a list price outside the plan’s recent band is the price most likely not to appraise. We assemble that comparable set before you list, including the older and other-plan sales an appraiser will be forced to adjust.
Britannia vs Bishopwood East is the comparison most Britannia buyers make, because both are Forest Glen condominiums with the club bundled in and both sit well below the coach homes and villas. Britannia offers the lowest price, an elevator and faster recent sales; Bishopwood East offers more space, two-story buildings outside the structural reserve law and a higher price.

The price gap is the product gap: a Bishopwood East buyer pays about $106,000 more at the 12-month median for a two-story building with no elevator and about 90 more square feet at the small end. Over 24 months Britannia kept more of its list price, 96.05 against 93.61 percent, and sold faster, 45 against 57 days. In 2026 both have slowed: Bishopwood East’s four closings of the year had a $292,000 median at 89.60 percent of list, closer to Britannia than any year before.
A buyer should choose Britannia for the lowest price into bundled Forest Glen golf, an elevator to every floor, a building in Zone X for most of the community’s condominiums, and a choice of six floor plans. A buyer should choose Bishopwood East for a two-story garden home outside the structural reserve and milestone laws, somewhat larger plans and a higher homestead share, and should expect to pay more and to check a flood zone that is AH for ten of sixteen buildings.
A Britannia seller of a 1,534 or 1,567 square foot plan is priced against Bishopwood East whether or not the listing says so. We read every Bishopwood East closing and active with its list history, and we price your condominium so that the garden home’s extra space does not become the buyer’s argument for your discount, and so that Britannia’s Zone X buildings and elevator get the credit they earn. For the Bishopwood East side of the same decision, see our Bishopwood East at Forest Glen neighborhood guide and the Bishopwood East at Forest Glen seller guide.
We price a Britannia condominium from the 12-month and 24-month MLS closings of the same plan and condominium, adjusted for floor, view, building flood zone, condition and updates, furnishings and any lease in place, then cross-checked against the county deeds, the six live actives, the club board and what a buyer’s appraiser will find.
Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 29 Sep 2026; Collier County Property Appraiser sales file)
The Britannia 12-month median of $279,900 describes no one condominium. A 1,170 square foot unit sits near a $252,000 median, a 1,332 square foot unit near $269,950, and a two-bedroom-plus-den plan in the $315,000 to $365,000 range of 2026. We start from the three or four closings on your own plan, then adjust, and never quote the neighborhood median as your price.
Plan, state roll living area | Units on the roll | Bedrooms | MLS closings, 60 months | Median sold, 60 months |
|---|---|---|---|---|
1,170 sq ft | 32 | 2 | 9 | $256,000 |
1,185 sq ft | 40 | 2 | 7 | $325,000 |
1,332 sq ft | 78 | 2 | 20 | $325,000 |
1,350 sq ft | 71 | 2 | 14 | $357,250 |
1,534 sq ft | 30 | 2 plus den | 6 | $379,000 |
1,567 sq ft | 18 | 2 plus den | 4 | $425,000 |
The roll counts total 269 because one Britannia IV unit has no row in the state file release. MLS living areas are grouped by the matching roll plan; a handful of MLS rows carry slightly different living areas and are left out of this table (our arithmetic on the MLS rows). Sixty-month medians span the 2023 peak and the 2026 reset, so they rank the plans rather than price them.
In a four-story elevator building, floor level and view move the price more than most finishes. A higher floor offers a longer view over the fairways and lakes and no one overhead; a ground-floor unit offers the fewest steps and the closest walk to the parking. The county roll values units by plan and cannot see either, so we read the recent same-plan sales with the floor and view each one carried before we set your number.
The MLS records living area and the state roll records its own; this page uses the MLS figure for every price per foot. The 12-month Britannia median is $210.14 per MLS living foot, against $242.68 for all of Forest Glen. We never compute a price per foot from county figures, and your valuation states which system every number came from.
An automated estimate reads “Britannia” and sees one population of 270 units. It cannot tell a 1,170 square foot unit from a 1,567 square foot two-bedroom-plus-den, cannot see the floor, the view or a renovated kitchen, cannot tell a Zone X building from a Zone AH building, and often leans on a 2023 sale the market has since left behind. It will also blend Britannia with Bishopwood East, which share a street name and a gate but not a product.
The drivers we adjust for are the ones that separated the 24-month closings: plan and condominium, floor and view, the kitchen and baths, flooring, impact windows and sliders, air conditioning age, whether the unit is furnished, any lease running past the expected closing, and the building’s flood zone and structural study. The spread between a $260,000 and a $372,500 sale of the same 1,350 square foot plan is made of exactly these things plus the date.
In a six-listing market, every active is a comparable. On September 26, 2026 the Britannia actives ran from $247,777 to $350,000, and five of the six had been listed more than 100 days. The club also invites owners to list for free on its own website. We read every active’s price history before we set yours, because your buyer will tour them the same morning.
We market a Britannia condominium to the buyer most likely to purchase it: a second-home or lock-and-leave owner who wants bundled Forest Glen golf and an elevator at the lowest price in the gate. That means photography, aerial and video, full MLS exposure, our qualified-buyer database, the club’s own boards and a complete three-association file on day one.
Data updated: September 2026 (Collier County 2026 preliminary roll; Forest Glen Golf and Country Club Real Estate pages, read September 2026)
The roll describes the use: only 55 of 270 Britannia condominiums, 20.4 percent, carry a homestead exemption, the lowest share in Forest Glen, against 38.8 percent for the community as a whole. A Britannia condominium usually sells as a seasonal or second home, so we market where that buyer plans the winter, beginning in the fall.
Britannia closes in every season. Of the 63 Britannia MLS closings of the last 60 months, April, May and August led with eight each, October brought seven, and every month except July recorded at least two (our arithmetic on closing dates). A Britannia listing that is photographed, documented and live by October meets the winter buyer, and one priced correctly in summer still finds the buyer who is already in Naples.
At Britannia the view, the lanai and the kitchen sell the unit, because the buildings are alike. We capture each in natural light, add aerial work that shows the building’s position against the fairways, lakes and preserve, and produce a walkthrough video for the buyer who will make an offer before seeing the unit in person. The club’s golf rankings belong in the first paragraph: golfer reviews on Golf Advisor ranked Forest Glen No. 1 in the U.S. for course conditions in 2016 and No. 2 in Florida in the Golfers’ Choice 2023 list.
The club invites owners to post homes for sale and for rent on its website free of charge and posts open houses each Friday for Saturday and Sunday showings from 1 to 4 PM. Those owner listings are part of the competition a buyer tours the same weekend. We use the club’s boards alongside full MLS exposure, our buyer database and scheduled showings through the gate.
Before the first showing we assemble the resale file a Britannia buyer’s agent will ask for: the condominium’s declaration and rules, the adopted budget and reserve schedule, the structural integrity reserve study or its summary, the insurance declarations page and hurricane deductible, the Britannia neighborhood association’s documents, and the building’s FEMA zone. None of the four Britannia condominiums publishes these documents, so the seller who has them first sets the pace.
Some Britannia owners want a quiet sale, for privacy, an estate or a tenant in place. We can offer a unit privately to qualified buyers in our database before or instead of a full MLS launch. The trade-off is exposure, and with six Britannia actives and an MLS-driven buyer pool, full exposure usually produces the stronger price, so we set out both paths before you choose.
We negotiate a Britannia contract ourselves, partner to partner, against the 12-month plan-level record, with three estoppels, the structural study and the building’s flood zone built into the contract dates. Britannia’s median 12-month sale settled at 93.19 percent of final list, a median $19,900 below it, so the file has to be ready before the first offer.
Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 29 Sep 2026)
Every offer on a McGreevy and Comisar listing is read and answered by Jesse or Marc. On a Britannia offer that matters, because it usually arrives with questions about the structural study, the reserves, the insurance and the dues, and the answers move the price.
A 93.19 percent median does not mean every Britannia buyer expects seven percent off. Over 12 months the range ran from 89.09 percent to 100 percent. The deepest discounts, 89.09 and 89.69 percent, came on units that sat 133 and 142 days; the highest, 96.89 to 100 percent, came on units that sold in 5 to 37 days, and on our own 1,170 square foot listing at 120 days, each priced inside its plan’s band. A Britannia price set from the evidence leaves the buyer less to argue with.
A Britannia buyer is entitled to the association’s most recent structural integrity reserve study in the resale package, and a buyer’s lender or insurer may ask about reserves and any planned special assessment. We read the study and the reserve schedule before listing, so that a funded reserve becomes a selling point and an unfunded item is disclosed and priced on your terms, not discovered in the buyer’s inspection period.
A Britannia sale needs estoppel certificates from the condominium association, the Britannia neighborhood association and the master association. The state records name Cambridge Management for every Britannia entity, and the club office handles the master association; management assignments change, so we confirm the current manager first. We order every certificate on the first business day after the contract is signed and write the contract dates around the slowest one.
Every Britannia building was completed from 2000 to 2005 and is now 21 to 26 years old. The association insures the building; the buyer’s HO-6 covers the interior, fixtures and contents, and Florida law requires at least $2,000 of loss-assessment coverage on a unit-owner policy. A pre-listing look at the air conditioning, water heater and any water history turns a renegotiation into a disclosure.
In a Britannia IV building, mapped Zone AH, a buyer’s lender on a federally backed mortgage looks at flood coverage, and the association’s master policy decides much of the answer. In the seven Zone X buildings the federal requirement does not apply. We put the building’s zone and the master policy page in the file from the start, so a Britannia IV buyer hears the answer before the lender asks.
Selling a Britannia condominium costs the negotiated brokerage commission, Florida documentary stamp tax on the deed at $0.70 per $100, up to three estoppel certificates, a municipal lien search and prorated taxes and association charges. In Collier County the buyer customarily pays the owner’s title policy, and any association charge due at closing appears on the estoppel certificates.
Data updated: September 2026 (Florida Statutes 201.02, 720.30851 and 718.116; Florida Department of Revenue; Collier County 2026 preliminary roll; Southwest Florida MLS Matrix, retrieved 29 Sep 2026)
Florida charges $0.70 per $100 of consideration, or portion thereof, under Florida Statutes 201.02, and a Florida seller customarily pays it. At the Britannia 12-month MLS median of $279,900 that is 2,799 taxable units, or $1,959.30. At the 12-month high of $365,000 it is $2,555. After commission it is usually the largest single line on your closing statement.
In most Florida counties, including Lee County, the seller customarily chooses the closing agent and pays the owner’s title policy. In Collier County the custom flips, and the buyer customarily chooses and pays. Nothing in the statutes fixes this, so the contract controls. Florida promulgates the title premium itself, so the rate is the same at every title company.
Florida caps what any association may charge for an estoppel certificate at $299 for a current account, plus $119 for delivery within three business days and up to $179 more if the account is delinquent, under Florida Statutes 720.30851 and 718.116 as amended in 2024. A Britannia sale can need three certificates: the condominium association, the Britannia neighborhood association and the master association. In Collier County practice the seller customarily pays them.
No first-party Forest Glen document we found publishes the dues, a capital contribution, a fund fee or a resale transfer fee. Figures for each circulate online, attributed to unnamed sources, and they disagree with each other, so this page does not repeat them. The closing charges for your Britannia unit appear on the estoppel certificates, which state what is owed and to whom on the day of closing.
Since August 17, 2024, offers of buyer broker compensation cannot be advertised in the MLS, buyers sign written agreements with their own agents, and every commission is fully negotiable and not set by law. What you negotiate with us is the listing side. Whether to offer anything toward the buyer’s agent is a separate decision we make together.

The proration line is 181 days of the $2,468.40 median Britannia estimate on the 2026 preliminary roll, before any early-payment discount convention. Your own net sheet uses your contract price, your bill, your closing date and your estoppel figures, and we build it with you before you sign a listing agreement.
A Britannia seller’s disclosure duties follow what the seller owns. Britannia I to IV are Chapter 718 condominiums inside the Chapter 720 Britannia neighborhood association and the Chapter 720 Forest Glen master association, so the Chapter 718 resale package governs, section 720.401 carries a carve-out for condominium associations, and every seller must disclose known material facts.
Data updated: September 2026 (Florida Statutes 720.401, 718.503, 689.261 and 689.302, current text; Forest Glen master declaration, Official Records Book 2536, Page 1955)
Florida Statutes 720.401 says a prospective parcel owner “must be presented a disclosure summary before executing the contract for sale,” on a resale supplied by the parcel owner, with a conspicuous voidability clause and a non-waivable cancellation right within 3 days after receipt or before closing, whichever comes first. Section 720.401(2) says the section does not apply to associations regulated under Chapter 718, and each Britannia condominium association is one. A Britannia owner also sits inside two Chapter 720 layers, the Britannia neighborhood association and the master association, so which duty governs depends on what you own and how your closing agent reads it, and the careful course is to deliver the master summary as well. Confirm your own duty with your closing agent or attorney. This is information, not legal advice.
A Britannia buyer is entitled to receive the condominium’s declaration, articles, bylaws and rules, the annual financial statement and budget, the association’s frequently asked questions document and a state governance form. Under the current statute it also includes the summary of any milestone inspection report, if applicable, and the most recent structural integrity reserve study, or a statement that none has been completed. A resale contract signed before the core documents arrive is voidable for 7 days, excluding weekends and legal holidays, after the buyer signs and receives them.
Membership in the club is bundled with ownership, per the club’s own statement and the 2016 assessment that billed every member, and the exact membership classes are set in the master declaration (Official Records Book 2536, Page 1955, amended and restated at Book 4566, Page 2673). Britannia I’s declaration of condominium is recorded at Official Records Book 2749, Page 298. The public documents we read do not show whether the master declaration restates the 720.401 duty or names who pays a closing charge, so this page does not claim it; your closing agent reads the recorded declarations for your sale.
Since October 1, 2024, Florida Statutes 689.302 requires a residential seller to complete a flood disclosure at or before contract, stating whether the seller has filed a flood damage insurance claim on the property, including with the National Flood Insurance Program, and whether the seller has received flood assistance, including from FEMA. A 2025 amendment added whether the seller knows of flooding that damaged the property during the seller’s ownership. Answer all three from your own records.
Florida Statutes 689.261 requires that a buyer of residential property receive a property tax disclosure summary at or before contract, warning that the buyer should not rely on the seller’s current taxes. At Britannia, where the median 2026 preliminary estimate is $2,468.40 on a $266,500 median assessed value and a $279,900 purchase at 2025 millage illustrates about $2,941 with no exemption, that warning describes a real change.
Under Johnson v. Davis, a Florida seller who knows of facts materially affecting value that are not readily observable must disclose them: water intrusion, insurance claims, open permits and any association special assessment. Several Britannia facts are already public, and a buyer’s attorney will find them: the building’s FEMA zone, the association’s structural study filing and the milestone schedule. Better that they come from you.
A Britannia seller should know four condominium-law facts: the buildings are four stories, above the three-story threshold for structural integrity reserve studies and milestone inspections; all four associations appear in the state’s SIRS database; first milestone inspections fall due in the early to mid 2030s; and the association insures the building while the owner insures the interior.
Data updated: September 2026 (Florida Statutes 553.899, 718.111 and 718.112; Florida DBPR SIRS reporting database and condominium extract, read September 2026)
Florida’s milestone inspection law, section 553.899, and the structural integrity reserve study requirement in section 718.112 apply to condominium buildings three or more stories tall. Britannia’s nine buildings are four-story elevator buildings, based on unit numbering that runs to a 400 series and building records; the Barrington, Bishopwood East and Bishopwood West buildings are two-story. Britannia is therefore the only part of Forest Glen where a buyer’s reserve conversation starts with a statutory study.
All four Britannia condominium associations appear in the Florida DBPR SIRS reporting database, which confirms a study was reported, not what it found or how it is funded. The study itself and the reserve schedule arrive in the resale package. We request them the week you decide to sell, because a buyer who reads a funded plan relaxes and a buyer who finds a gap late renegotiates.
Britannia’s first milestone inspections fall due in the early to mid 2030s, 30 years after each building’s certificate of occupancy. That is a known, dated item a buyer can plan around, and it belongs in the listing file as a date, not a surprise.
Even after the study, a Chapter 718 condominium must budget reserves for the items it identifies, and the reserves for the structural items the study identifies cannot be waived. Under Florida Statutes 718.111 the association must insure the building for full insurable value, while the owner’s HO-6 covers the interior, fixtures and contents. Whether each Britannia master policy includes flood coverage, and what its named-storm deductible is, appears on the insurance declarations page, which we request before listing.
Flood zone at Britannia is decided building by building. On FEMA panel 12021C0418J, effective February 8, 2024, the seven buildings of Britannia I, II and III map to Zone X and the two Britannia IV buildings map to Zone AH, a shallow-ponding zone. That split is a pricing fact for every Britannia seller.
Data updated: September 2026 (FEMA National Flood Hazard Layer and Collier County structure-level address points, read September 2026; Collier County hurricane evacuation and wind layers)
Condominium | Buildings | Zone AH | Zone X, shaded or unshaded |
|---|---|---|---|
Britannia I | 3935, 3940 and 3950 Loblolly Bay Dr | 0 | 3 |
Britannia II | 3960 and 3970 Loblolly Bay Dr | 0 | 2 |
Britannia III | 3980 and 3990 Loblolly Bay Dr | 0 | 2 |
Britannia IV | 4000 and 4010 Loblolly Bay Dr | 2 | 0 |
Building-by-building zones come from Collier County’s structure-level address points overlaid on FEMA’s National Flood Hazard Layer. This is a mapping exercise, not a flood determination: confirm any building with a FIRMette or a lender flood determination.
AH in Forest Glen reflects shallow ponding and overland flow between lakes, fairways and preserve, not storm surge. FEMA’s own letters for other Forest Glen buildings name the source as “ponding/overland flow.” The only base-flood-elevation line FEMA draws across Forest Glen is 10.5 feet NAVD88, and no Letter of Map Amendment was found on file for any Britannia building, so a lender reads the 2024 map directly.
Citizens Property Insurance requires flood coverage on personal residential policies that include wind, applying to every such home by January 1, 2027, but condominium unit-owner policies are exempt. A Britannia HO-6 on Citizens is therefore outside that rule, and a buyer comparing a single-family home in Forest Glen should hear the difference from your listing. Across all 5,463 NFIP policies in ZIP 34114 that took effect June 2025 to May 2026, the median annual cost was $1,528, a budget anchor for a whole ZIP code, not a quote for a building.
The Florida Building Code design wind speed for homes here is 163 mph (Risk Category II), inside the wind-borne debris region. Collier County places Forest Glen in hurricane evacuation Zone D; the state’s regional storm-surge planning layer includes the area inside its Category 3 surge zone, so Zone D is not a promise of no surge under any storm. In the storms on record, exposure here has been wind and rain, and no county, news or association record we reviewed describes storm flooding inside Forest Glen.
During the Newman Road Fire in April 2026, Forest Glen was included in evacuation alerts, and WGCU reported that evacuations were lifted for the Forest Glen community. No report found describes damage inside Forest Glen. A buyer may still ask, and a plain answer with the public record beside it keeps the question from becoming an objection.
A Britannia buyer pays quarterly master association and club dues, a Britannia neighborhood association fee, a condominium fee to Britannia I, II, III or IV, HO-6 insurance and a property tax bill that resets after the sale. Forest Glen publishes none of its dues on a first-party page, so the estoppel certificates and the association budgets state the figures.
Data updated: September 2026 (Collier County 2026 preliminary roll; Florida Department of Revenue 2025 Collier millage codes; club and association records, read September 2026)
Layer | Who bills it | Published amount | How your buyer confirms it |
|---|---|---|---|
Condominium fee | Britannia I, II, III or IV condominium association | Not published | Condominium estoppel and adopted budget |
Neighborhood association | Britannia of Forest Glen Neighborhood Association | Not published | Neighborhood estoppel |
Master association and club dues | Forest Glen Golf and Country Club Master Association, quarterly on one statement | Not published | Master estoppel |
Property tax | Collier County Tax Collector | Britannia median 2026 preliminary estimate $2,468.40; resets at sale | The buyer’s own post-purchase bill |
Community Development District | None | $0 | Collier County tax bill |
When the club builds, every owner pays the same share on top of dues. In 2016 the master board approved a $949,376 outdoor dining facility (plus $80,000 contingency) and assessed every member $1,290, billed $215 a quarter for six quarters on the quarterly dues statement. That is a dated, historical charge, not a current one; a 2017 amendment to the declaration now sets a CPI-indexed $400,000 limit above which member approval rules apply.
With 215 of 270 Britannia units carrying no homestead exemption, many Britannia bills already sit near full assessment. A buyer should still estimate from the purchase price: $279,900 at the 10.5058 mills adopted for Forest Glen’s millage code in 2025 illustrates about $2,941 with no exemption. The county’s 2026 preliminary roll computes estimates at 10.4020 mills, and final 2026 rates appear on the November bill.
No Community Development District covers Forest Glen, and a 2025 Loblolly Bay Drive condominium tax bill showed no non-ad valorem line at all. Against a newer neighbor with a district assessment, that absence belongs in your listing.
The Britannia rules that shape a sale, leasing minimums, tenant approval, pets and parking, are set in each condominium’s recorded declaration and in the master declaration, and none are published on public pages. They can differ from Britannia I to Britannia IV, so the documents for your building are the only reliable answer.
Data updated: September 2026 (Southwest Florida MLS Matrix residential rentals, retrieved 29 Sep 2026; Forest Glen Golf and Country Club rental boards)
Renters obtain club privileges through a golf or social membership transfer, and owner listings on the club’s rental board state that the renter pays the club’s transfer fee. The club does not publish the amount. Whether a given Britannia building allows a one-month lease, how many leases a year it permits and whether tenants need approval are set in that building’s declaration, and an investor buyer should hear the answer on the first call.
The MLS recorded 14 Forest Glen lease closings in the two years to September 26, 2026, all two-bedroom condominiums of 1,170 to 1,534 square feet. Thirteen were furnished seasonal leases at $3,400 to $5,500 a month with a 30-day minimum, highest from December through March, and one was an annual unfurnished lease at $1,900 a month in Britannia III. The club’s Rentals Wanted board shows repeat seasonal renters seeking February and March stays.
A tenant in place is a showing constraint, because access runs through the tenant and the gate, and a closing constraint, because the lease and the tenant’s club transfer have to end or carry over on terms the buyer accepts. Where you can, match the lease end to the expected closing, and give buyers the lease terms and any association approval up front.
Pet limits and vehicle rules are set in the recorded declarations and are not published on a public page; individual owner listings sometimes state their own no-pet terms, which are the owner’s rules, not proof of an association rule. Britannia units carry no private garage and no private yard; parking and grounds are common elements. A buyer with a boat, a large dog or two cars should read the declaration first, and your listing saves time by saying so.
Britannia’s 11 MLS closings of the last 12 months took a median of 53 days on market, from 5 to 142 days, against 47.5 for all of Forest Glen. A 1,332 square foot unit priced inside its band often closed in under two weeks; a unit priced above its band waited four months. Three estoppels add time to closing.
Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 29 Sep 2026)
Over 12 months the 1,332 square foot closings took 5, 5, 11 and 37 days. The 1,170 square foot closings took 75, 120 and 133 days. The two 1,350 square foot closings took 53 and 142 days, and the two largest plans 17 and 105 days. The plan decides the pool of buyers, and the price decides how long it takes to find one.
In the four weeks before listing: valuation, a four-point and wind mitigation look at the unit, the flood file, photography and the three-association resale file including the structural study. At contract: order every estoppel certificate and start any association approval. During the contract: inspections, appraisal, the buyer’s HO-6 binder and title. At closing: your membership ends and your buyer’s begins through the association.
With about eight in ten Britannia units carrying no homestead exemption, many Britannia sellers are not in Naples when they sell. Marc Comisar manages showings through the gate, contractors, inspections and the final walkthrough on site, and Florida closings routinely use remote signing and mail-away packages. Foreign owners should bring in a CPA early for FIRPTA withholding.
A Britannia listing should say what ownership actually offers: an elevator condominium with the building and grounds kept by the association, full Forest Glen Golf and Country Club membership with an Arthur Hills Signature course, lighted pickleball, a 24-hour fitness center, 352 acres of preserve, A-rated zoned elementary and middle schools and Interstate 75 about a mile from the gate.
Data updated: September 2026 (Forest Glen Golf and Country Club pages; Florida State Golf Association; Collier County Public Schools zone lookup for 2026 to 2027; Florida Department of Education 2026 school grades)
The 18-hole course opened in 1999 on a Gordon Lewis layout. Arthur Hills and Steve Forrest redesigned it and it reopened December 1, 2008 as an Arthur Hills Signature course, and for the club’s 25th anniversary in 2024 Ron Forse Design refined the layout and the greens were converted to TifEagle. The club lists the championship course at 6,820 yards, and the Florida State Golf Association rates the Black tees 73.8 with a 146 slope.
The club offers four dedicated, lighted pickleball courts, four tennis courts beside the clubhouse with a USPTA-led program, league bocce on new clay courts, a fitness center open 24 hours a day and a clubhouse pool with poolside service from Eagles Nest. Britannia owner listings describe a neighborhood pool close to the buildings; confirm it in the Britannia neighborhood association documents.
About 352 acres of native vegetation are under preservation in eight recorded preserve tracts, more than half the community, and the club’s site map marks a paved nature trail through the preserve in three legs of about 1.9 miles combined. For a buyer choosing between Britannia and a denser condominium elsewhere, the land around the buildings is often the deciding line.
Every Forest Glen address is zoned for Lely Elementary, Manatee Middle and Lely High for 2026 to 2027; the state graded Lely Elementary A, Manatee Middle A and Lely High B in 2026. Physicians Regional’s Collier Boulevard hospital is about 3 miles and 5 to 7 minutes away. Interstate 75 Exit 101 is about a mile from the gate, Fifth Avenue South about 15 minutes and the beach at the Naples Pier about 18 minutes, measured without traffic.
FDOT’s rebuild of the I-75 Exit 101 interchange carries an estimated completion of late 2026. A petition to amend the Forest Glen PUD, scheduled for the county commission on September 22, 2026, would allow indoor-only membership sports and recreation space on the 9.6-acre commercial corner at Collier and Beck, outside the gates. A buyer will ask about both, and a straight answer with the public record beside it keeps the question from becoming an objection.
You get a free Britannia at Forest Glen home valuation by requesting one online or calling Jesse McGreevy direct at (239) 898-6072. It is a written opinion of value built from the 12-month and 24-month Britannia closings of your plan and condominium, cross-checked against county deeds and the six live actives, with your building’s flood zone and structural study beside it, at no cost.

You receive every Britannia closing on your plan with its date, list price, sold price and days on market; a price-per-foot analysis that never mixes MLS living area with county figures; the live Britannia and Bishopwood East competition with price histories; your building’s FEMA zone; the association layers and estoppel sequence your buyer will underwrite; and a recommended list price with a defensible range. Request it through our Britannia at Forest Glen valuation page or the McGreevy and Comisar valuation form.
Call Jesse McGreevy direct at (239) 898-6072 or email [email protected]. Call Marc Comisar at (239) 287-5873. The office of McGreevy and Comisar is at 24031 S Tamiami Trl #101, Bonita Springs, FL 34134. Bring your building number, your plan, your timeline and the one thing you are most worried about, and you will get a straight answer.
At Britannia the same 1,350 square foot plan closed at $372,500 in 2025 and $260,000 in 2026, and a $275,000 list ended at $245,000 after 133 days. The price decides the sale. As Top 1% Real Estate Agents Nationally Since 2008, we would rather you see the evidence and the number before you commit to anything, and many Britannia owners use the valuation to decide between this season and next.
McGreevy and Comisar are a top-reviewed listing team on Google, and the quotes below are genuine five-star client reviews from that profile, reproduced in each reviewer’s own words. We publish no aggregate score and no star-rating widget. Read the full set on the McGreevy and Comisar Google reviews profile.
★★★★★ “Marc Comisar did an excellent job working with a very difficult client (me) selling our condo in a tough condo market. He went above and beyond.” Derek Dixon, verified Google review
With six Britannia neighbors listed and a 93.19 percent median sold-to-list, a Britannia seller knows exactly what a tough condominium market means.
★★★★★ “I have had 13 real estate transactions and this is the most professional and helpful agency that I have ever worked with. Marc actually called me with a response to my questions and concerns on a Sunday evening. The resources that this agency has access to goes above and beyond any other I have ever worked with. The professional process that they use to present your home for sale goes beyond anything I have ever experienced.” Candy Gody, verified Google review
At Britannia the presentation is the difference between two identical plans in two identical buildings.
★★★★★ “Marc made an extremely stressful time of selling my parents’ house easier because of his expertise, compassion, and diligence. I cannot thank him enough and I would recommend him without reservation.” Beth Shaw, verified Google review
Many Britannia sales are estate sales handled from out of state, where the paperwork of three associations lands on a family at a hard time.
★★★★★ “No one knows real estate, especially Florida real estate like Marc and Jesse. Smart and savvy. They also have a great team that is knowledgeable and professional.” Christian Schnabel, verified Google review
★★★★★ “Their attention to detail communication and dedication was known the moment we spoke. Would highly recommend.” Kaitlyn Heffner, verified Google review
A Britannia specialist matters because the facts that decide a sale here are not in the listing feed: four condominiums under one name, six plans, three association layers and three estoppels, the only Forest Glen buildings under the structural reserve law, a flood zone that changes from Britannia III to Britannia IV, and no published dues at all.

Marc Comisar is a licensed Florida REALTOR and Broker Associate with Domain Realty and the other half of McGreevy and Comisar. A general agent may price a 1,170 square foot unit off the Britannia median, compare a 2026 listing with 2023 sales, order two estoppels instead of three, discover the Britannia IV AH zone from the buyer’s lender, wait for the buyer to ask for the structural study, or blend Britannia with Bishopwood East because they share a gate. Each of those errors costs a seller time or money.
Britannia is the entry tier of a community whose neighborhood medians run from $279,900 to $550,000, and a Britannia owner and a Jungle Plum owner belong to the same club. For the whole community, read our Forest Glen community guide and the Forest Glen seller guide, which apply the same method to all seven neighborhoods.
Many Britannia sellers are also buyers, moving up within Forest Glen from a condominium to a villa or coach home, trading a second home for a primary one, or relocating in Collier or Lee County. We run both sides together, including the timing of two closings and the Save Our Homes portability claim for a Florida homesteader.

Some owners move from a Britannia condominium to a Periwinkle villa or a Barrington coach home without leaving the club. If your next home is inside Forest Glen, start with our Britannia at Forest Glen buyer guide for the Britannia side, read the Forest Glen community guide, and call Marc at (239) 287-5873. We sequence the Britannia sale and the purchase so you move once.
If you are buying a second Britannia unit, comparing it with Bishopwood East or looking across Naples, read how we represent buyers in Southwest Florida and call Marc at (239) 287-5873. The full Britannia at Forest Glen neighborhood guide holds the building, plan and governance detail this page summarizes, and our Naples real estate guide holds the wider city picture.
These are the questions Britannia at Forest Glen owners ask before they sell, answered from the Southwest Florida MLS pull retrieved September 29, 2026, Collier County’s sales index and 2026 preliminary roll, Chapter 718 and the public state records. Nothing here is tax or legal advice; confirm anything that affects your sale with your closing agent, attorney or CPA.

Start with a written valuation built from the 12-month closings on your plan and condominium, then prepare the file before you list: the condominium’s resale package and structural study, the neighborhood and master association documents, the insurance declarations page and your building’s flood zone. Order all three estoppels the day the contract is signed. Call Jesse McGreevy direct at (239) 898-6072 to begin.
Look for an agent who prices by plan, condominium and floor, knows the Bishopwood East alternative, reads the structural study, and personally negotiates the offer. McGreevy and Comisar are Top 1% Real Estate Agents Nationally Since 2008 and the #1 Team in Southwest Florida since 2012, and Jesse and Marc handle every listing themselves.
Yes, once in Forest Glen, and it was a Britannia II condominium at 3960 Loblolly Bay Drive that closed March 27, 2026 at $252,000, 96.96 percent of its $259,900 final list, after 120 days. We say plainly that one sale is not a track record.
Most likely inside the band your plan set over the last 12 months: about $245,000 to $280,000 for a 1,170 square foot unit, $246,000 to $280,000 for a 1,332, and $305,000 to $365,000 for the 1,350 and two-bedroom-plus-den plans. Floor, view, condition and building decide where. Request a written valuation for your address.
Eleven MLS closings in the 12 months to September 26, 2026, from $245,000 to $365,000, median $279,900. The most recent, on September 1, 2026, was $315,000 for a 1,534 square foot two-bedroom-plus-den unit in Britannia I.
About ten to thirteen on the MLS. The MLS shows 11 closings in 12 months, 20 in 24 months and 63 in 60 months, and Britannia had the most MLS closings of any Forest Glen neighborhood in the last year. The county index counts 22 qualified sales in 24 months.
The 12-month median was 53 days on market, from 5 to 142. The 1,332 square foot units priced inside their band sold in 5 to 37 days; units priced above the band waited 120 days or more.
A median 93.19 percent of final list price over 12 months (n=11), against 93.49 percent for all of Forest Glen (n=32). Over 24 months the Britannia median was 96.05 percent (n=20).
For a unit priced to its plan and building, yes, but it is a buyer-paced market: six Britannia actives on September 26, 2026 and about 6.5 months of supply. The 2026 closings ran at a $280,000 median and 92.42 percent of list, so price from 2026, not 2023.
The MLS median peaked at $385,000 in 2023, when sales closed at 98.95 percent of list in three weeks, and eased to $370,000 in 2024, $331,000 in 2025 and $280,000 in 2026 to date. The record shows the change; it does not state one cause, and we do not invent one.
Be ready by the fall. Over 60 months Britannia closed in every month but July, with April, May and August leading, so a listing live by October meets the winter buyer and a well-priced summer listing still sells.
A model reads one neighborhood of 270 units and cannot tell a 1,170 square foot plan from a 1,567, see your floor, view or updates, or separate a Zone X building from a Zone AH building. It often leans on 2023 sales the market has left behind.
Yes. Over 60 months the 1,170 square foot plan closed at a $256,000 median and the 1,567 square foot plan at $425,000. They are different products with different buyers.
It can. Britannia IV’s two buildings map to FEMA Zone AH while the other seven map to Zone X, and each of the four condominiums has its own budget, reserves and study. We comp your unit against its own condominium and plan first.
Often, especially for the larger plans. Bishopwood East garden homes closed at a $386,000 median over 12 months and $400,000 over 24, in two-story buildings outside the structural reserve law.
It does not set it. The Britannia median assessed value is $266,500, and the state file’s recorded sale median is $337,000.
Up to three: the condominium association, the Britannia of Forest Glen Neighborhood Association and the Forest Glen master association.
Florida caps each at $299 for a current account, plus $119 for delivery within three business days and up to $179 more if delinquent. In Collier County practice the seller customarily pays them.
No Forest Glen association publishes its dues or condominium fee. The three estoppel certificates and the adopted budgets state the current figures, and we put them in front of buyers early.
No first-party Forest Glen document we found publishes a capital contribution, fund fee or resale transfer fee. Any charge due at closing appears on the estoppel certificates, and the contract says who pays it.
Yes. Britannia’s four-story buildings are above the three-story threshold, and all four Britannia associations appear in the state’s SIRS reporting database. A buyer is entitled to the most recent study in the resale package.
Britannia’s first milestone inspections fall due in the early to mid 2030s, 30 years after each building’s certificate of occupancy.
The condominium’s declaration, articles, bylaws, rules, budget and financial statement, the FAQ sheet, the governance form and the structural study or a statement that none was completed, under section 718.503, plus the flood disclosure and the property tax disclosure summary.
Section 720.401 carves out associations regulated under Chapter 718, and each Britannia condominium is one, but it also sits inside two Chapter 720 layers. The careful course is to deliver the master summary as well; confirm with your closing agent or attorney. This is information, not legal advice.
Britannia I, II and III map to FEMA Zone X, outside the Special Flood Hazard Area; the two Britannia IV buildings map to Zone AH on panel 12021C0418J, effective February 8, 2024. Confirm your building with a FIRMette or lender determination.
In a Britannia IV building, a federally backed mortgage looks at flood coverage, and the master policy decides much of it. In the Zone X buildings the federal requirement does not apply. Citizens exempts condominium unit-owner policies from its flood requirement.
Often, if you hold a homestead cap; the buyer’s bill follows the purchase price. The Britannia median 2026 preliminary estimate is $2,468.40, and a $279,900 purchase at 2025 millage illustrates about $2,941 with no exemption.
No. No Community Development District covers Forest Glen, and a 2025 Loblolly Bay Drive condominium tax bill showed no non-ad valorem line at all.
Yes. The buyer takes the lease or it ends before closing, showings run through the tenant and the gate, and the tenant’s club transfer has to end or carry over on terms the buyer accepts.
The MLS recorded 14 Forest Glen lease closings in two years, all two-bedroom condominiums of 1,170 to 1,534 square feet: 13 furnished seasonal leases at $3,400 to $5,500 a month and one annual lease at $1,900 a month in Britannia III.
Yes. The club invites owners to list homes for sale and for rent on its website free of charge and posts open houses each Friday for Saturday and Sunday showings from 1 to 4 PM. We use it alongside full MLS exposure.
Many Britannia buyers are buying a seasonal or second home and welcome it. List the furnishings on a separate inventory so the appraisal values the unit.
The kitchen and baths, flooring, impact windows and sliders, and air conditioning, because buyers compare the same plans side by side in identical buildings and those are the visible differences.
You can, and the club board gives you a free place to advertise, but you still run three estoppels, the Chapter 718 package and the structural study conversation, and a Britannia IV flood question can stall a lender. The risk is a contract that fails late.
Yes, privately to qualified buyers in our database when privacy matters more than maximum exposure. With six Britannia actives, we set out the trade-off in price first.
Membership is bundled with ownership, so it goes with the unit; the club calls Forest Glen “membership-inclusive.” There is no separate club certificate to sell back, and the estoppel certificates show anything owed at closing.
No age restriction appears in any public record we reviewed; confirm in the recorded declaration during the title review.
It depends on your basis, use and any exclusion; IRS Publication 523 explains the primary-residence rules, and a foreign seller may face FIRPTA withholding. Confirm with your CPA.
Request a written valuation, ask your condominium association for its structural study, budget and insurance declarations page, check your building’s flood zone, and call Jesse McGreevy direct at (239) 898-6072.
