Buying a home in Britannia at Forest Glen means buying one of 270 condominiums in nine four-story elevator buildings on Loblolly Bay Drive, inside the gates of Forest Glen Golf and Country Club in East Naples, Collier County, Florida 34114. It is the entry price to Forest Glen and its only elevator product: the Southwest Florida MLS recorded 11 Britannia closings in the 12 months to September 26, 2026 at a median of $279,900, and six more Britannia condominiums were for sale on September 26. Every owner answers to three associations, so every purchase needs three estoppel certificates, and Britannia’s buildings are the only ones in Forest Glen under Florida’s structural reserve study and milestone inspection laws. This page is the purchase path, building by building and document by document. For the neighborhood itself, its four condominiums, floor plans and full record, read our Britannia at Forest Glen neighborhood guide.

Call Marc Comisar at (239) 287-5873 or Jesse McGreevy at (239) 898-6072. We have been Top 1% Real Estate Agents Nationally Since 2008, and before you tour a Britannia condominium we will show you which of its four condominiums and six floor plans fits your budget, which floor and which flood zone you are buying, and which documents decide what it costs to own.
Buying a home in Britannia at Forest Glen takes five things most Naples condominium purchases do not: choosing among four separate condominiums in nine buildings, ordering three estoppel certificates, reading a structural integrity reserve study, checking whether your building is one of the two mapped Zone AH, and budgeting association dues that no Britannia association publishes.
Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 29 Sep 2026; Collier County Property Appraiser sales file)
Everything below comes from the Southwest Florida MLS pulled September 29, 2026, Collier County’s recorded sales and 2026 preliminary tax roll, the Florida Department of Revenue’s roll file, the state’s condominium and corporation records, FEMA’s flood map and the club’s own public pages. Where the public record stops, this page says so and names the document that holds the answer.
Britannia is four recorded condominiums, not one. Britannia I holds 90 residences in three buildings at 3935, 3940 and 3950 Loblolly Bay Drive, built 2000 to 2001. Britannia II holds 60 in two buildings at 3960 and 3970, built 2003. Britannia III holds 60 at 3980 and 3990, built 2004 to 2005, and Britannia IV holds 60 at 4000 and 4010, built 2005. Every building holds 30 residences on four floors with an elevator, and all four condominiums sit under the Britannia of Forest Glen Neighborhood Association, which sits under the Forest Glen Golf and Country Club Master Association.
Every Britannia residence is addressed on Loblolly Bay Drive, and the building number tells you which condominium you are buying into: 3935 to 3950 is Britannia I, 3960 and 3970 Britannia II, 3980 and 3990 Britannia III, 4000 and 4010 Britannia IV. The first digit of the residence number gives the floor, one through four. Loblolly Bay Drive also carries Bishopwood West coach homes, so confirm the condominium named in the deed’s legal description before you compare prices.
Four absences decide Britannia purchases. There is no private garage and no private yard: parking and grounds are common elements. There is no published dues schedule at any of the three association layers. There is no Community Development District, so no bond assessment rides on the tax bill. And there is no age restriction in any public record we reviewed; confirm it in the recorded declaration.
The last Britannia condominium, Britannia IV, was recorded with the state on April 12, 2005, and every one of the 22 qualified Britannia sales in Collier County’s 24-month index was a resale. No builder will ever compete with a Britannia listing, so the building’s age, its reserve study and the association’s maintenance record matter more than the floor plan’s name.
Britannia’s nine buildings are four stories; the Barrington and Bishopwood buildings elsewhere in Forest Glen are two, based on unit numbering and building records. That one fact gives Britannia two things no other Forest Glen neighborhood has: an elevator to every floor, and a place under Florida’s milestone inspection and structural integrity reserve study laws.
Britannia at Forest Glen buyers work with McGreevy and Comisar because a Britannia purchase turns on records a listing never shows: which of four condominiums the residence sits in, what its 11 MLS closings in 12 months say about price, three estoppels, the structural reserve study, the building’s flood zone and the tax reset.

At Britannia your agent should hand you, before you are committed: the same-plan comparables for the exact residence, the building’s FEMA zone, all three estoppel certificates, the condominium’s budget, reserve schedule, structural integrity reserve study and insurance declarations page, the neighborhood association’s budget, and a tax estimate built on your price rather than the seller’s bill.
This Britannia at Forest Glen buyer page runs in the order a purchase happens: the market and the most recent sales, the price of each condominium and plan, the yearly cost, closing charges and the club, the steps and documents, the buildings, flood, insurance, storms, taxes, rules and financing, then how we find, negotiate and close, and the choice between Britannia and Bishopwood East.
We track the Britannia at Forest Glen market from two independent systems: every Southwest Florida MLS closing in Forest Glen for ten years, assigned to Britannia by its condominium and street, and Collier County’s recorded, qualified deeds. On a neighborhood of 270 condominiums in four associations and six floor plans, a buyer needs the plan and the building, not a blended average.
Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 29 Sep 2026; Collier County Property Appraiser sales file)
We tracked all 375 Forest Glen closings on the Southwest Florida MLS in the ten years to September 29, 2026 and assigned 156 of them to Britannia, each with its condominium, plan, final list price, sold price and days on market. We tracked the county side too: 22 qualified Britannia resales recorded in the 24 months since September 2024, the newest recorded on May 20, 2026.
Every figure on this page belongs to the market, and each carries its source, window and count so you can check it. The one Britannia sale we handled is labeled as ours where it appears; no other sale here is represented as ours.
The MLS counts closings that were listed or entered on the MLS; the county counts deeds its analysts grade as arm’s-length market sales, so gifts, trust transfers and corrective deeds drop out, and recent deeds are coded late. The MLS also measures living area, while the county values each plan on its own base area, so this page never mixes their price per square foot.
Britannia is the one Forest Glen neighborhood whose 12-month MLS window holds ten or more closings: 11. That is the window this page leads with, and the 24, 36, 60 and 120-month windows sit beside it for trend. Every median names its window and its count; with an even count, the median is the mean of the middle pair.
The Britannia at Forest Glen market favors a prepared buyer. The Southwest Florida MLS recorded 11 Britannia closings in the 12 months to September 26, 2026, at a median of $279,900, a median 93.19 percent of final list price and a median 53 days on market, and six Britannia condominiums were for sale on September 26, about 6.5 months of supply.

Southwest Florida MLS Matrix, Development FOREST GLEN, Britannia closings assigned by condominium and street, pulled September 29, 2026. Sold-to-list is sold price over final list price. Price per square foot uses MLS living area.
At the 12-month median, a Britannia buyer closed at about 93.2 percent of the final asking price, roughly $20,000 under list on a $300,000 asking price, our arithmetic on the median ratio rather than a forecast for any residence. Because the ratio uses the final list price, a residence that was cut before its buyer arrived still shows a strong ratio, so we pull every listing’s full price history before you write.
Across all of Forest Glen the same 12-month window recorded 32 MLS closings at a $394,000 median, 93.49 percent of final list and 47.5 days on market. Britannia produced 11 of those 32 closings, about a third, from 270 of the community’s 799 homes, and closed $114,100 under the community median at a slightly deeper discount to list. It is the most liquid neighborhood in Forest Glen and the cheapest way through the gate.
Britannia’s 11 closings of the year took 5 to 142 days. Two sold in 5 days, one of them at full list; four took more than 100 days, and each of those four closed at 89.1 to 97.0 percent of its final list price. A buyer who is ready when a well-priced residence lists can still lose it in a week, but most of the market gives time to read three sets of documents.
In calendar 2021 the MLS recorded 28 Britannia closings at a median of 8 days on market and 97.75 percent of list. By 2023 the median price had reached $385,000 on 17 closings at 98.95 percent. In 2026 to date the median is $280,000 on 9 closings, 92.42 percent of list and 75 days on market. That swing, from multiple offers to a buyer’s pace, is the reason to price your offer on the record rather than the asking price.
On September 26, 2026 the MLS showed six Britannia listings: one in Britannia I at $269,000 after 67 days, two in Britannia II at $299,900 after 674 days and $350,000 after 359 days, one in Britannia III at $275,000 after 191 days, one in Britannia IV at $289,000 after 102 days, and one Loblolly Bay Drive listing carried under the general Forest Glen development field at $247,777 after 207 days. Two had been listed for more than 350 days. Listings change daily; call Marc at (239) 287-5873 for today’s list.
McGreevy and Comisar are Top 1% Real Estate Agents Nationally Since 2008. At Britannia, where 11 closings in a year ran a median 53 days at 93.19 percent of list against six active listings, the buyer who has a pre-approval, the same-plan comparables and the three-estoppel document list ready writes the strongest offer without overpaying. Southwest Florida MLS Matrix, pulled September 29, 2026, street only. The two largest plans closed at $315,000 and $365,000; the other nine, all 1,170 to 1,350 square feet, closed between $245,000 and $305,000.
Collier County’s sales file, independent of the MLS, recorded 22 qualified Britannia resales in the 24 months since September 2024, the first county window with ten or more, at a median of $340,000, from $245,000 to $419,500; the newest recording in the file is May 20, 2026. None was a builder sale. The county window covers twice the time span of the MLS lead window and includes the higher 2024 and early 2025 prices, which is why its median sits above the MLS 12-month figure.
Widen the MLS to 24 months and Britannia holds 20 closings at a $310,000 median, 96.05 percent of list and 45 days on market. The difference between the 12 and 24-month windows is the 2025 to 2026 price step: the nine closings from November 2024 to June 2025 ran from $272,000 to $415,000, and the eleven since then from $245,000 to $365,000.
A Britannia at Forest Glen condo cost $245,000 to $365,000 on the MLS over the last 12 months, a median of $279,900. Plan size explains most of the spread: the 1,170 square foot plan closed from $245,000 to $280,000, and the two den plans at $315,000 and $365,000. The county’s 2026 median just value is $266,500.
Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 29 Sep 2026; Collier County Property Appraiser sales file)
Collier County’s roll lists six Britannia living areas: 1,170 square feet (32 residences), 1,185 (40), 1,332 (78), 1,350 (71), 1,534 (30) and 1,567 (18), the smallest in Forest Glen. On the MLS the 1,534 and 1,567 plans are listed as two bedrooms plus a den, and every other Britannia closing of the last year was a two-bedroom, two-bath plan.
Plan, MLS living sq ft | Closings, 12 months | Sold prices | Median |
|---|---|---|---|
1,170 | 3 | $245,000, $252,000, $280,000 | $252,000 |
1,332 | 4 | $246,000, $260,000, $279,900, $280,000 | $269,950 (even: mean of $260,000 and $279,900) |
1,350 | 2 | $260,000 and $305,000 | two sales |
1,534, with den | 1 | $315,000 | one sale |
1,567, with den | 1 | $365,000 | one sale |
Southwest Florida MLS Matrix, pulled September 29, 2026; our medians on the closing rows. No 1,185 square foot plan closed in the 12 months; the 24-month record holds one, at $325,000 in January 2025.
In the last 12 months Britannia I produced two closings ($279,900 and $315,000), Britannia II four ($252,000 to $280,000), Britannia III two ($280,000 and $305,000) and Britannia IV three ($245,000 to $365,000). Over ten years the MLS tags 53 closings to Britannia I, 36 to Britannia II, 31 to Britannia III and 35 to Britannia IV, with one more tagged only to Forest Glen. Each condominium has its own budget, reserves and insurance, so a price gap between two identical plans in different condominiums can be a gap in the association file, not in the residence.
Every Britannia building has an elevator, so an upper floor does not mean stairs. The MLS rows we publish carry no floor field, and the county roll values each plan the same on every floor, so neither can price a view or a top-floor residence. We read floor, view and exposure from the listing and the tour, and price them against same-plan closings where the record allows.
The MLS measures living area; the county measures base area, and the two never mix on this page. On the MLS, Britannia’s 12-month median was $210.14 per living square foot, the lowest in Forest Glen, against $241.40 in Bishopwood East, $260.94 in Barrington and $325.83 for the Periwinkle villas. Most of the gap between a Britannia residence and a coach home is size and building type.
On the 2026 preliminary roll the median just value of a Britannia residence is $266,500, from $227,300 to $317,730. Just value is the county’s mass-appraisal figure, not a price: the 12-month MLS median sits $13,400 above it, and the county’s own 24-month sale median $73,500 above it.
Year | MLS closings | MLS median | Median sold-to-list | Median days on market |
|---|---|---|---|---|
2016 (from Nov) | 4 | $163,750 | 97.78% | 28.5 |
2017 | 11 | $159,000 | 96.84% | 73 |
2018 | 16 | $162,750 | 95.53% | 131 |
2019 | 24 | $162,000 | 95.39% | 68 |
2020 | 18 | $149,250 | 93.91% | 67.5 |
2021 | 28 | $204,000 | 97.75% | 8 |
2022 | 13 | $340,000 | 98.37% | 10 |
2023 | 17 | $385,000 | 98.95% | 21 |
2024 | 8 | $370,000 | 96.62% | 59 |
2025 | 8 | $331,000 | 97.52% | 19.5 |
2026 to Sep 26 | 9 | $280,000 | 92.42% | 75 |
Southwest Florida MLS Matrix, pulled September 29, 2026. The record tells a plain story: a flat market from 2016 to 2020, a pandemic surge that more than doubled the median by 2023, and an easing of about 27 percent from the 2023 median to 2026 to date, our arithmetic. That is a buyer’s opening, provided the building’s reserve study and the association file support the price.
Owning a Britannia at Forest Glen condo costs three association charges, master dues billed quarterly, a Britannia neighborhood association fee and your condominium’s fee, plus property tax at 10.5058 mills for 2025 and an HO-6 insurance policy. No Britannia association publishes its current dues; the budgets and estoppel certificates for a specific residence state them.
Data updated: September 2026 (Forest Glen Master Board notice on the 2016 outdoor dining facility; Florida Department of Revenue 2025 Collier millage codes; Collier County Community Development Districts layer; Florida DBPR estoppel fee schedule, read September 2026)

Figures presented online as Forest Glen dues, HOA fees or a Britannia condominium fee cite no budget, estoppel or association document, and they disagree with each other, so this page does not repeat any of them. The honest answer is that a Britannia owner pays three associations, that the condominium fee differs by condominium because each insures and reserves for its own buildings, and that the budgets and estoppels for a specific residence state the amounts.
Each Britannia condominium bills its own buildings’ master insurance, reserves, elevator service and building maintenance. Because Britannia’s buildings are four stories, those reserves include the items a structural integrity reserve study identifies, which Florida law no longer lets owners waive. That is the cost a two-story Forest Glen condominium does not carry in the same form.
Forest Glen pays for large club projects by assessing every member through the master association, on the quarterly statement. In 2016 the master board approved a $949,376 outdoor dining facility (plus $80,000 contingency) and assessed every member $1,290, billed $215 a quarter for six quarters, Britannia owners included. That charge is historical; it shows the mechanism a buyer should ask about.
A 2017 amendment to the master declaration, recorded July 5, 2017 at Official Records Book 5411, Page 1883, sets a special-assessment or capital-improvement spending limit of $400,000, indexed to the Consumer Price Index from 2019, above which member approval rules apply. The association can state the current indexed figure, and your attorney should read the amendment’s voting text.
No Community Development District covers Forest Glen, so no CDD bond or operating assessment appears on a Britannia tax bill, and a 2025 Loblolly Bay Drive condominium bill showed no non-ad valorem charges at all. Roads, gates, drainage and preserves are maintained through association budgets instead, which is one more reason to read them.
Ask for five documents: the three estoppel certificates, each association’s adopted budget, the condominium’s insurance declarations page, its reserve schedule and structural integrity reserve study, and the latest board minutes. The club office at (239) 348-1332 handles the master association, and state corporate records name Cambridge Management for the Britannia neighborhood association and all four Britannia condominiums. Confirm the current manager with the seller.
Whether a Britannia at Forest Glen purchase carries a capital contribution, fund fee or resale transfer fee, and how much, is not stated in any first-party document we found. If any such charge applies to a sale, it will appear on the master association’s estoppel certificate for that residence, which is why we order it the day the contract is signed.
Data updated: September 2026 (Forest Glen Golf and Country Club public pages and master association filings, reviewed September 2026; Florida Statutes 720.30851 and 718.116)
The estoppel is the association’s written statement of what is owed on one residence at closing: regular dues, any special assessment in force, any transfer or capital charge, and the account balance. It binds the association to those figures for the stated period, so it is the only reliable place to read a Britannia closing charge. At Britannia you need three: master, neighborhood and condominium.
Amounts for a Forest Glen fund fee and a new-member capital contribution have circulated online, attributed to unnamed sources. We could not tie either to a budget, estoppel or membership document, so we do not publish them, and neither should a buyer rely on them. The same goes for claims of “no initiation fee” or a “deeded” membership: no recorded document we read says either.
The widely used Florida Realtors and Florida Bar contract assigns estoppel fees to the seller and association transfer charges to the buyer unless the parties agree otherwise, and every cost line is negotiable. With six Britannia listings competing, asking a seller to credit part of an unbudgeted charge is part of our offer strategy when the record supports it.
Renters get club privileges through a golf or social membership transfer, and owner listings on the club’s Properties for Rent board, which carries Britannia residences, state that the renter pays the club’s transfer fee. The club does not publish the amount. A buyer planning to lease should ask the club office for it and ask the condominium about its own lease application fee.
Club membership at Britannia at Forest Glen comes with ownership: the club describes the community as “a gated, membership-inclusive community,” and the homeowners’ master association that runs the club holds title to the course and clubhouse. The exact membership classes are set in the recorded declaration and club documents, which a buyer receives in the resale package.

The club’s Real Estate page calls Forest Glen membership-inclusive, and the 2016 all-member assessment confirms that every home, Britannia included, carries a share of club costs. A Britannia owner who never plays still shares the club’s budget and its capital projects, so decide whether you will use the club before you choose Forest Glen.
Forest Glen Golf and Country Club Master Association, Inc., a Florida not-for-profit filed in 1999, owns about 578 acres of the community outright: the course, clubhouse, preserves and roads. Residents have controlled its board since early 2005. The Britannia neighborhood association separately owns Britannia’s own land, three parcels of 3.82, 3.84 and 5.32 acres, 10.98 acres in all.
We do not call Forest Glen an equity club, because no refundable equity certificate appears in any document we read. The accurate description is a homeowner-owned club: the owners, through the master association, own the course and clubhouse outright, and the membership’s value is carried in the price of the residence.
The course opened in 1999 on a Gordon Lewis layout. Arthur Hills and Steve Forrest redesigned it and it reopened December 1, 2008 as an Arthur Hills Signature course, and for the club’s 25th anniversary in 2024 Ron Forse Design refined the layout and the greens were converted to TifEagle. The club lists its championship course at 6,820 yards, 18 holes, par 72 per GolfNow’s listing; the Florida State Golf Association rates the Black tees 73.8 with a 146 slope, and golfers ranked it No. 2 in Florida in the GolfPass Golfers’ Choice 2023 list.
The club runs four dedicated, lighted pickleball courts, a USPTA-led tennis program on the four courts its site map draws beside the clubhouse, league bocce on clay courts, a clubhouse resort pool and a fitness center open 24 hours. Dining runs through the Main Dining Room in season and Eagles Nest, the outdoor venue between the 9th and 18th holes. Some neighborhoods also have their own association pools, and Britannia resale listings describe one; confirm it for your building in the association documents.
The steps to buy a Britannia at Forest Glen condo are: choose the condominium, plan and floor, budget three association layers, check the building’s flood zone, write the offer with the right calendar, order three estoppels, request the Chapter 718 package and the structural study, clear inspections and insurance, confirm the tax reset, then close and enroll with the club.
Data updated: September 2026 (Florida Statutes 718.116, 718.503, 720.30851 and 720.401, current text; FEMA National Flood Hazard Layer, read September 2026)
Britannia I, II, III or IV; 1,170 to 1,567 square feet; floor one through four. Those three choices narrow 270 residences to the handful you would actually buy, and they fix your association, your comparable set and your flood zone.
Put a line on paper for each layer before touring: master dues, the Britannia neighborhood fee and the condominium fee. Ask the listing side for the current quarterly statements, because none is published, and ask whether any special assessment is being billed.
The two Britannia IV buildings, 4000 and 4010 Loblolly Bay Drive, map Zone AH on FEMA’s 2024 map; the other seven map Zone X. Ask the seller for any FEMA letter on the building dated after February 8, 2024.
Make the inspection period long enough for all three estoppels, the Chapter 718 resale package, the structural integrity reserve study, the lender’s condominium questionnaire and insurance quotes. Price against the same plan’s record and the listing’s history, not the asking price alone.
Order the master certificate through the club office and the neighborhood and condominium certificates through the management company the same day. Only the condominium certificate shows the condominium’s dues status and any special assessment.
Ask for the declaration, articles, bylaws and rules, the budget and financial statement, the reserve schedule, the insurance declarations page, the frequently asked questions document, the structural integrity reserve study, any milestone inspection report and recent minutes.
Order a general inspection of the residence, ask the association for the building’s roof and window history and its wind mitigation form, and get an HO-6 quote with loss-assessment coverage before the inspection period ends.
Budget from your price rather than the seller’s bill, and ask your lender to escrow off the projected figure.
The closing agent settles each association’s figures from the estoppels. After closing, register with the club office for member access and with the condominium and neighborhood associations for billing, gate credentials and building rules.
A Britannia at Forest Glen buyer should request three estoppel certificates, the Chapter 718 resale package with the structural integrity reserve study, the neighborhood association’s documents, each association’s budget and latest minutes, the condominium’s insurance declarations page, and the master association’s disclosure. With three associations over one residence, this document set is larger than in most Naples condominiums.
Data updated: September 2026 (Florida Statutes 718.116, 718.503, 720.30851 and 720.401, current text; Florida DBPR estoppel certificate fee schedule, read September 2026)
A Britannia purchase needs three estoppels: from the master association, from the Britannia of Forest Glen Neighborhood Association, and from the Britannia I, II, III or IV condominium association. Only the condominium certificate, under Florida Statutes 718.116, shows condominium dues and special assessments; the two Chapter 720 certificates come under 720.30851.
Under sections 718.116 and 720.30851, a standard certificate for a current account is capped at $299, an expedited certificate may add $119, and a delinquent account may add $179, per the DBPR estoppel fee schedule. Three certificates can therefore run to $897 before any rush charge, and who pays each is a contract term.
The master association and the Britannia neighborhood association operate under Chapter 720. Section 720.401 requires a disclosure summary to be presented to a prospective buyer before the contract is signed, and a buyer who does not receive it may void the contract within 3 days of receiving it or before closing, whichever comes first. But section 720.401(2) says the section does not apply to associations regulated under Chapter 718, and Britannia I to IV are Chapter 718 condominiums, so the condominium’s resale disclosure runs under section 718.503. Because every Britannia condominium also sits inside two Chapter 720 layers, the careful course is to receive the master summary as well. Our seller page for Britannia describes the same duty from the seller’s side, and the two never differ on who owes what. Confirm the duty for your purchase with your closing attorney or title agent; this is information, not legal advice.
Under section 718.503, a resale buyer is entitled to the declaration, articles, bylaws and rules, the annual financial statement and budget, the frequently asked questions document and the Division’s governance form, plus the summary of any milestone inspection report, if applicable, and the most recent structural integrity reserve study, or a statement that none has been completed. A resale contract signed before the core documents arrive is voidable for 7 days, excluding weekends and legal holidays, after the buyer signs and receives them.
Britannia I’s Declaration of Condominium is recorded at Collier County Official Records Book 2749, Page 298. The declarations for Britannia II, III and IV were not located in the public record search for our neighborhood guide; the seller’s package supplies them. The master declaration is recorded at Official Records Book 2536, Page 1955, amended and restated at Book 4566, Page 2673.

A Britannia at Forest Glen buyer should check four things about the buildings: the structural integrity reserve study and the reserve schedule it drives, the timing of the first milestone inspection, the roof, window and elevator history on buildings finished from 2000 to 2005, and the parking arrangement for the residence.
Data updated: September 2026 (Florida DBPR SIRS reporting database; Florida Statutes 553.899 and 718.112, read September 2026)
Britannia’s nine buildings are four-story elevator condominiums; the Barrington and Bishopwood buildings are two-story, based on unit numbering and building records. Florida’s milestone inspection and structural integrity reserve study requirements apply to condominium buildings of three habitable stories or more, so Britannia is the only Forest Glen neighborhood under them.
All four Britannia condominium associations appear in the Florida DBPR SIRS reporting database, meaning each has reported a study under Florida Statutes 718.112. The listing proves a study was filed, not what it says. Read the study, the reserve schedule it drives and any related special assessment in the resale package, and ask how the association is funding the items the study names.
Florida’s milestone inspections, under Florida Statutes 553.899, fall due by December 31 of the year a building turns 30 from its certificate of occupancy, and every 10 years after. Britannia’s first milestone inspections fall due in the early to mid 2030s; we do not publish a year per building, because the year a building was finished is not the same as its certificate date. Ask the association when it expects each of its buildings’ inspections.
Under current law, a condominium subject to the structural study must fund the reserves the study identifies rather than waive them. A thin reserve balance against a study that names roof, elevator, waterproofing or structural items is how a special assessment, or a fee increase, reaches a new owner. Read the reserve balance against the study before your deposit goes hard.
Every Britannia building has an elevator serving its 30 residences. Ask for the elevator service contract and any modernization plan, the roof’s permit date and the building’s wind mitigation form, because an insurer’s credits and the association’s next big expense both turn on them. We did not pull permits for this page; the association and Collier County’s permit records hold them.
Britannia residences carry no private garage; parking is a common element, and whether a residence holds an assigned space is set in the declaration and its exhibits. Ask the association in writing which space, if any, conveys with the residence, and where the rules allow a boat, trailer or second vehicle.
Britannia at Forest Glen is on FEMA flood map panel 12021C0418J, effective February 8, 2024. Both Britannia IV buildings map Zone AH, a Special Flood Hazard Area of shallow ponding; the other seven buildings map Zone X, two of them shaded, so Britannia’s exposure is the lightest of the Forest Glen condominium families.
Data updated: September 2026 (FEMA National Flood Hazard Layer and Collier County structure-level address points, read September 2026)
Condominium | Buildings | In Zone AH on the 2024 map? |
|---|---|---|
Britannia I | 3935, 3940, 3950 Loblolly Bay Dr | No, Zone X |
Britannia II | 3960, 3970 Loblolly Bay Dr | No, Zone X |
Britannia III | 3980, 3990 Loblolly Bay Dr | No, Zone X |
Britannia IV | 4000, 4010 Loblolly Bay Dr | Yes, both buildings |
Collier County structure-level address points over FEMA’s National Flood Hazard Layer, as published on our Forest Glen pages; two of the seven Zone X buildings map shaded Zone X, the 0.2 percent annual chance area. This is a mapping exercise, not a flood determination; the lender’s determination or a surveyed elevation certificate decides a specific loan.
On the same map, 13 of 23 Barrington buildings, 10 of 16 Bishopwood East buildings and 10 of 26 Bishopwood West buildings map Zone AH, against 2 of Britannia’s 9. For a buyer who wants a Forest Glen condominium outside the Special Flood Hazard Area, Britannia I, II and III are the widest choice.
AH here reflects shallow ponding and overland flow between lakes, fairways and preserve, not storm surge; FEMA’s own letters for Forest Glen buildings name the flood source as “ponding/overland flow.” The only base-flood-elevation line FEMA draws across Forest Glen on the current map is 10.5 feet NAVD88.
FEMA issued Letters of Map Amendment in 2012 for many Barrington, Bishopwood and Jungle Plum East buildings under the 2012 map, and FEMA’s current layer shows those letters as not incorporated into the 2024 map. No such letter was found for any Britannia building, so buyers, lenders and insurers read the 2024 panel directly.
Request the lender’s flood zone determination, any elevation certificate, any FEMA letter on the building dated after February 8, 2024, and the condominium’s insurance declarations page, which shows whether the master policy carries flood coverage. Anyone can pull an official map for an address from the FEMA Map Service Center.
Insuring a Britannia at Forest Glen condo splits between the condominium’s master policy on the building and your own HO-6 policy on the interior and contents. The only public premium data is for federal flood insurance: across all 5,463 NFIP policies in ZIP 34114 effective June 2025 to May 2026, the median annual cost was $1,528 (OpenFEMA).
Data updated: September 2026 (OpenFEMA NFIP policy records; FEMA Community Rating System list effective 1 Apr 2026; Citizens Property Insurance, read September 2026)
Under Florida Statutes 718.111 each Britannia condominium must insure its buildings under an adequate master policy, which excludes interior finishes, fixtures, appliances and contents that the owner’s HO-6 covers. Whether the master policy carries flood and how large its named-storm deductible is appear on the declarations page, which no Britannia association publishes; ask for it, especially in a Britannia IV building.
Under Florida Statutes 627.714 an HO-6 policy must include at least $2,000 of loss-assessment coverage with a deductible of no more than $250. Once you know the master policy’s hurricane deductible, raise your loss-assessment coverage toward your share of it, because an uninsured building loss is billed to owners.
For a Britannia IV building mapped Zone AH, flood coverage is required on a federally backed mortgage unless a current FEMA letter removes the structure. For the seven Zone X buildings, federal mandatory purchase does not apply, though a lender may still ask. Citizens Property Insurance requires flood coverage on personal residential wind policies by January 1, 2027, but condominium unit-owner policies are exempt.
ZIP 34114 runs from inland golf communities like Forest Glen to coastal neighborhoods along the bays, so the $1,528 median is a budgeting anchor, not a quote. Unincorporated Collier County is a Class 5 community in FEMA’s Community Rating System, worth a 25 percent discount on eligible NFIP policies, and under Risk Rating 2.0 the building’s own elevation and construction set the price.
The Florida Building Code design wind speed here is 163 mph (Risk Category II), inside the wind-borne debris region. A current wind mitigation form, a recent roof permit and opening protection on the building move the master premium, and your floor, coverage limits and deductible move the HO-6. Get a quote on the specific residence inside your inspection period; this page quotes no premium.
Britannia at Forest Glen has come through Irma, Ian and Milton with no published record of storm flooding or storm damage inside Forest Glen. Its storm exposure has been wind and rain, not surge, and its one recent emergency was the April 2026 Newman Road Fire, when Forest Glen was included in evacuation alerts that were then lifted.
Data updated: September 2026 (National Hurricane Center storm reports; National Weather Service Miami Ian summary; Collier County evacuation zone layer; WGCU and WUSF reports, April 2026)
The nearest official instruments recorded a 106-knot (about 122 mph) gust at the county EOC 2.5 miles south during Irma in 2017 and 11.46 inches of rain 1.7 miles north; the National Weather Service placed Ian’s 2022 surge south and west of US 41, about 5 miles from Forest Glen. No county, news or association record found describes storm flooding inside Forest Glen.
Collier County places Forest Glen in hurricane evacuation Zone D. The state’s regional storm-surge planning layer, which models the worst case for each storm category, includes the area inside its Category 3 surge zone. Follow county evacuation orders by zone; do not read Zone D as “no surge risk under any storm.”
During the Newman Road Fire in the Picayune Strand area (April 13 to 15, 2026, 1,733 acres, 60 percent contained by April 15), Forest Glen was included in evacuation alerts; WGCU reported that evacuations were lifted for the Forest Glen community. No report found describes damage inside Forest Glen. Greater Naples Fire Rescue Station 72 sits at 3820 Beck Blvd, on Forest Glen’s northern edge.
Ask the condominium for any post-storm insurance claims or special assessments since 2017, the building’s generator and elevator recovery plan, the roof permit date and wind mitigation form, and its hurricane shutter or opening-protection rules for owners who are away in summer.
Property taxes after you buy at Britannia at Forest Glen follow your purchase price, not the seller’s bill. Forest Glen was levied at 10.5058 mills for 2025, about $1,051 per $100,000 of taxable value, and the 2026 preliminary roll estimates the median Britannia bill at $2,468.40. A $279,900 purchase illustrates to about $2,941 a year before exemptions.
Data updated: September 2026 (Florida Department of Revenue 2025 Collier millage codes; Collier County 2026 preliminary roll; Collier Tax Collector 2025 bills, read September 2026)
Every Forest Glen parcel is in Collier County millage code 39, at 10.5058 mills adopted for 2025 across ten taxing authorities. The county’s 2026 preliminary roll computes estimated taxes at 10.4020 mills, reflecting preliminary 2026 school and district rates; final 2026 rates are set at the September hearings and appear on the November bill. There is no city millage, because Forest Glen is in unincorporated Collier County.
Florida’s homestead exemption and Save Our Homes cap follow the owner, not the residence, and your taxes are recalculated on the new assessment after the sale. Only 55 of 270 Britannia residences, 20.4 percent, carry a homestead exemption, the lowest share in Forest Glen, so many current bills already sit near full value; the rest can understate a buyer’s bill by a wide margin.
At the 12-month MLS median of $279,900, with no exemption and taxable value equal to price, the adopted 2025 rate gives about $2,941 a year, against the $2,468.40 median Britannia estimate on the 2026 preliminary roll. At the county’s 24-month sale median of $340,000 it would be about $3,572 (our arithmetic). It is an illustration of the mechanism, not a quote; the county’s just value usually lands below the price paid.
If the Britannia residence will be your permanent Florida residence on January 1, file for homestead with the county property appraiser’s office by the state deadline. The exemption and the Save Our Homes cap start from the first year you qualify, under Florida Statutes 193.155, and portability can move some of an existing Florida homestead’s benefit.
Collier County tax bills arrive each November, and paying in November earns a 4 percent discount. Your closing prorates the current year against the seller’s bill, so the first full bill in your name arrives the November after you buy.
The Britannia at Forest Glen rules that decide whether a condo works for you are the leasing terms, pet limits, parking and vehicle rules and alteration rules in your condominium’s declaration and in the master declaration. None of them is published on a public page, and they can differ from Britannia I to Britannia IV, so the document set for your building is the only reliable answer.
Data updated: September 2026 (Forest Glen Golf and Country Club rental boards and master association filings, read September 2026)
Renting is an active part of Forest Glen: the club runs Properties for Rent and Rentals Wanted boards, and the Rentals Wanted board shows repeat seasonal renters seeking one- to three-month February and March stays. Minimum lease terms, leases per year and tenant approval are set building by building in each condominium’s declaration; renters pay the club’s transfer fee. Forest Glen is outside the City of Naples, so its rental ordinances do not apply; the declarations do.
No Britannia or master pet policy is published. The recorded declaration for the specific condominium governs pets for that building, and owner listings that state their own no-pet terms are the owner’s rules, not proof of an association rule. An assistance animal is a housing accommodation under Florida Statutes 760.27, not a pet.
Vehicle, boat and RV rules sit in the declarations and rules of each association. With no private garages at Britannia, ask where a second vehicle, a boat or a trailer may be kept before you buy.
Inside a condominium the association’s own rules govern alterations such as flooring, windows and plumbing, and condominium rules commonly require board approval and an insured contractor. Ask for the alteration rules before you plan a renovation, especially on an upper floor where hard flooring affects the residence below.
No age restriction appears in any public record we reviewed; confirm in the recorded declaration. This page describes Britannia by its buildings, documents and amenities, not by who lives there.
Lakes, fairways and about 352 acres of preserve bring alligators close; keep distance from lake banks and keep pets leashed near water.
A Britannia at Forest Glen mortgage is priced on the national market: Freddie Mac’s Primary Mortgage Market Survey put the 30-year fixed rate at 7.03 percent and the 15-year at 6.42 percent for the week of September 24, 2026. At 7.03 percent, principal and interest on 80 percent of the $279,900 Britannia median comes to about $1,494 a month.
Data updated: September 2026 (Freddie Mac Primary Mortgage Market Survey, week of 24 Sep 2026; Southwest Florida MLS Matrix, retrieved 29 Sep 2026)
At the 30-year average of 7.03 percent with 20 percent down, a $279,900 purchase means a $223,920 loan and about $1,494 a month in principal and interest, our arithmetic, before taxes, insurance and three association charges. Your rate depends on your credit, loan type and points, and the national average is an average, not an offer.
Lenders review a condominium project as well as the borrower. For a Britannia residence, expect the lender to ask the condominium for its budget, reserves, insurance and the structural integrity reserve study, and to ask whether the project holds any agency approval it needs. A project questionnaire that comes back late can move a closing date, so we ask for it early.
A cash purchase skips the documentary stamp tax on a note and the intangible tax on a mortgage, and shortens the contract calendar, but it does not skip the three estoppels, the association documents, the structural study or the flood and wind questions.
We find you the right Britannia at Forest Glen condo by fixing the condominium, plan and floor first, watching all 270 residences for the next listing, hearing early from owners who sell in season, and touring with the structural study, flood zone, elevator and parking questions in hand.
Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 29 Sep 2026; Collier County 2026 preliminary roll)
With six plans on four floors across four condominiums, most of the decision is made before you see a residence. We narrow Britannia to the plan, the floor and the condominium that fit, and check that building’s flood zone and study, so you recognize the right residence the day it lists.
With only 20.4 percent of Britannia residences homesteaded, most owners are here part of the year and decide to sell while they are here in winter. The buyer who is financed and known to the listing side before January hears about the right residence first. The club also posts owner listings on its own website, which we watch alongside the MLS.
Some Britannia owners prefer a quiet sale, especially from out of state. When an owner in our network is considering a sale, we can introduce a qualified buyer before a public launch, always within the seller’s instructions.
On every Britannia tour we check what a listing does not say: which condominium and building, the floor and the view, the building’s FEMA zone, the elevator’s condition and the parking arrangement, the lanai and its exposure, and the age of the air conditioning and water heater in a residence built from 2000 to 2005.
Set up a saved search with alerts for Britannia at Forest Glen through our site and it will notify you when a matching residence lists, or search current homes for sale on DomainRealtyGroup.com. If you would rather we tune it by condominium, plan and floor, call Marc at (239) 287-5873, or start from how we represent buyers in Southwest Florida.
We negotiate a Britannia at Forest Glen purchase on the record: the same plan’s recent closings, the listing’s price history, six competing listings and 6.5 months of supply, the building’s structural study and reserve balance, its flood zone, and a contract calendar that fits three estoppels. Britannia’s 93.19 percent median sold-to-list shows buyers here negotiate.
Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 29 Sep 2026)
We price your offer against the same plan in the same building or condominium, read per MLS living square foot, and the listing’s history, including any price changes. A residence priced above its plan’s record, or on the market past Britannia’s median 53 days, is where the room lives: four of the year’s closings took more than 100 days.
A reserve balance that trails the structural study, a special assessment in progress, a Zone AH building or an insurance deductible that lands on owners are legitimate items for the price conversation. We raise each in writing with the evidence attached, inside the inspection period.
On residences 21 to 26 years old, the air conditioning, water heater, windows and interior finishes show up in the inspection, and insurance quotes obtained inside the inspection period turn condition into numbers.
A Britannia contract has more outside clocks than most: three estoppels, the seven-day review window under section 718.503, the structural study, the lender’s condominium questionnaire, the HO-6 quote and the appraisal. We write the inspection period and closing date around them so none becomes the seller’s leverage.
Your deposit is protected only if you act inside the contract’s deadlines. We diary every one, deliver every notice in writing, and make sure the estoppels, the resale package, the study and the insurance quote arrive before your deposit goes hard.
The county’s 2026 median just value of $266,500 is an assessment, not a price. If an appraisal comes in below contract, we go back to the MLS and county sales of the same plan, not the tax roll, to decide whether to renegotiate, bridge or walk.
A Britannia at Forest Glen buyer pays ordinary Florida closing costs plus association items: the prorated share of three associations’ current charges, anything the three estoppels say is due at closing, the owner’s title policy that Collier County custom assigns to the buyer, and on a financed purchase the documentary stamp tax on the note and the intangible tax on the mortgage.
Data updated: September 2026 (Florida Statutes 201.08, 199.133 and 627.782; Florida DBPR estoppel fee schedule, read September 2026)
Florida sets the title insurance premium by state rule under Florida Statutes 627.782, at $5.75 per $1,000 of coverage up to $100,000 and $5.00 per $1,000 from $100,000 to $1,000,000. On a $279,900 Britannia purchase that is about $1,475, our arithmetic. In Collier County the buyer customarily pays the owner’s policy, though every line is negotiable.
Documentary stamp tax on the note runs at $0.35 per $100 under section 201.08 and the nonrecurring intangible tax on a new mortgage at 2 mills under section 199.133: on a $223,920 loan, about $784 and $448. The documentary stamp tax on the deed, $0.70 per $100 under section 201.02, is paid by the seller by Florida custom.
Item, on a $279,900 purchase with an 80 percent loan | Estimate |
|---|---|
Owner’s title policy, promulgated rate | about $1,475 |
Documentary stamp tax on a $223,920 note | about $784 |
Intangible tax on the mortgage | about $448 |
Three estoppel certificates, if the contract assigns them to you | up to $897 |
Any capital contribution or transfer charge | as stated on the master estoppel |
Subtotal before lender fees, recording, inspections, prepaid items and prorations | about $2,707, or $3,604 with all three estoppels |
Our arithmetic on the state rates and the capped estoppel fee; an illustration, not a quote.
Property taxes are paid in arrears and prorated against the seller’s current bill, which is not a forecast of yours. Association charges are prorated by the closing agent from each estoppel, and any special assessment the estoppel shows as due appears as its own line.
Budget for a general inspection of the residence, and ask the association for the building’s wind mitigation form and roof records rather than commissioning your own on a shared roof. A four-point inspection may be required by your carrier on a building of this age.
Since the National Association of REALTORS practice changes took effect on August 17, 2024, a Britannia at Forest Glen buyer touring with an MLS agent must first sign a written buyer agreement that states the agent’s compensation in an objectively ascertainable way, and offers of compensation no longer appear on the MLS. Compensation is negotiable and disclosed.
Data updated: September 2026 (National Association of REALTORS settlement pages, retrieved September 2026)
The agreement must be signed before the tour, in person or by live virtual tour. It must state the amount or rate of compensation, prohibit the agent from receiving more than that from any source, and state conspicuously that broker fees are not set by law and are fully negotiable. You need no agreement to talk to an agent or ask us to check a Britannia building’s flood zone; the line is the tour.
A seller can still cover a buyer’s broker or offer concessions, but that now happens in the transaction rather than in an MLS field, and your agreement caps what your agent may receive. You agree what your agent is paid first; whether a seller covers any of it is negotiated separately.
At Britannia, representation earns its keep in the diligence: four separate condominiums, three associations with unpublished budgets, closing charges that appear only on estoppels, a structural study to read, two Zone AH buildings and a tax reset. Read more about our team and our credentials before you decide.
A Britannia at Forest Glen address is zoned for 2026 to 2027 to Lely Elementary, Manatee Middle and Lely High, graded A, A and B for 2026 by the Florida Department of Education. Physicians Regional’s Collier Boulevard hospital is about 3 miles away, and Interstate 75 Exit 101 is about a mile from the gate.
Data updated: September 2026 (Collier County Public Schools address-level zoning for 2026 to 2027; Florida Department of Education 2026 school grades; free-flow routing from the gate, run September 2026)
Level | School | Drive from the main gate | 2026 state grade |
|---|---|---|---|
Elementary | Lely Elementary, 8125 Lely Cultural Pkwy | 3.5 miles, 6 minutes | A |
Middle | Manatee Middle, 1920 Manatee Rd | 8.2 miles, 14 minutes | A |
High | Lely High, 1 Lely High School Blvd | 6.6 miles, 13 minutes | B |
Every Forest Glen address record the district’s zone lookup returned carries the same three schools; Forest Glen is zoned for Lely Elementary, not Manatee Elementary. Britannia at Forest Glen vs Bishopwood East at Forest Glen is the choice most Forest Glen condominium buyers face, because they are the two lowest-priced ways into the club. Britannia offers the lowest price, an elevator and the most listings; Bishopwood East offers slightly larger two-story garden homes outside the structural study law, at a higher price and with more buildings in Zone AH.

Over 12 months a Britannia buyer paid a median $106,100 less than a Bishopwood East buyer, and $31.26 less per living square foot, our arithmetic, for a plan roughly 100 square feet smaller at the median. Bishopwood East homes took about twice as long to sell, 105 days against 53, and in 2026 to date its four closings ran a median 89.60 percent of list.
Choose Britannia if you want the lowest price into bundled Forest Glen golf, an elevator to every floor, the widest choice of listings, and a building outside the Special Flood Hazard Area in Britannia I, II or III, and you are comfortable reading a structural study. Choose Bishopwood East if you want a two-story building outside the milestone and SIRS laws, slightly more room and a ground-floor garden home, and you accept a higher price and a greater chance of a Zone AH building. Our Bishopwood East at Forest Glen neighborhood guide and our Bishopwood East at Forest Glen buyer guide set out its side in full.
A buyer who wants a garage and a private entrance should also look at the larger two-story coach homes of Barrington and Bishopwood West, 1,869 to 2,193 square feet, whose county medians ran $535,000 (24 months) and $594,000 (36 months). Marc Comisar at (239) 287-5873 will run the same comparison on the specific residences you are weighing.
Britannia at Forest Glen is the right place to buy if you want the lowest-priced way into a homeowner-owned golf club with no CDD, an elevator to every floor, the widest choice of listings in Forest Glen and no exterior to maintain, and you accept three associations with unpublished dues, a structural study to read and the smallest plans in the community.
