If you own a condominium at Britannia at Forest Glen, the honest answer to what it is worth starts with three questions no online estimate asks: which of the four condominiums, which of the six floor plans, and which of the four floors. Britannia is 270 condominiums in nine four-story elevator buildings of 30 units on Loblolly Bay Drive, held in four separately recorded condominiums, Britannia I through IV, under one neighborhood association inside Forest Glen Golf and Country Club in East Naples. Across the twelve months to 26 September 2026, the first window that holds ten or more Britannia closings, the Southwest Florida MLS recorded 11 closings at a median of $279,900, from $245,000 to $365,000, at a median 93.19 percent of the final list price. Everything about the neighborhood itself, from the four declarations to the flood map, lives on our Britannia at Forest Glen neighborhood guide, and the whole community sits on our Forest Glen Golf and Country Club community guide. This page does one job: it shows how a Britannia condominium is actually valued, sale by sale, from the Southwest Florida MLS and Collier County’s recorded deeds, and it gives you two ways to get your own number. Use the Home Valuation form at the top of this page, or call Jesse McGreevy direct at (239) 898-6072.

What Is My Britannia at Forest Glen Home Worth?

A Britannia at Forest Glen condominium is worth what its plan, floor, building, flood zone and condition support. Across 11 Southwest Florida MLS closings in the twelve months to 26 September 2026, Britannia sold at a median of $279,900, from $245,000 to $365,000, and Collier County recorded 22 qualified resales over 24 months at a median of $340,000.

Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 29 Sep 2026; Collier County Property Appraiser sales file)

We tracked every one of the 156 Britannia closings the Southwest Florida MLS recorded in the ten years to 26 September 2026, and all 22 of the county’s qualified Britannia resales in the 24 months since September 2024, before we wrote a single figure on this page.

The short answer, by plan

Britannia resolves into six plans, and the MLS rows sort them cleanly. In the twelve-month window the 1,170 square foot two-bedroom plan closed three times, at $245,000, $252,000 and $280,000. The 1,332 square foot plan closed four times, at $246,000, $260,000, $279,900 and $280,000. The 1,350 square foot plan closed twice, at $260,000 and $305,000. The two plans with a den closed once each: a 1,534 square foot residence at $315,000 and a 1,567 square foot residence at $365,000, the high sale of the year. The 1,185 square foot plan did not close in the window; its most recent MLS sale was $325,000 in January 2025. A top-floor unit in one plan can still sell below a third-floor unit of the same plan, which is exactly why we price from the plan and then walk the unit.

Why one Britannia number cannot describe your condominium

The twelve-month median of $279,900 is the sixth of 11 sales, and it describes the two small plans far better than the den plans. It sits above every 1,170 square foot sale of the year and more than $85,000 below the 1,567 square foot sale. Britannia is really three products sharing one address: the 1,170 and 1,185 square foot entry plans, the 1,332 and 1,350 square foot plans that make up more than half the buildings, and the 1,534 and 1,567 square foot plans with a den. A seller of a den plan who prices from the median, or a seller of a 1,170 who prices from a den sale, is pricing someone else’s home. On this page the MLS and county figures are never blended across plans when we value a unit, and the two data layers are never blended with each other.

What we use instead of an automated estimate

We value a Britannia condominium from three records laid over one another. The Southwest Florida MLS gives us brokered closings with the final list price, the sold price, days on market and the living area each listing agent entered. Collier County’s recorded sales and its 2026 preliminary roll give us every qualified resale, including transfers that never touched a listing, plus the assessed value and homestead status of all 270 units. The state’s condominium and reserve study records, the FEMA flood layer and the club’s own pages give us the association, safety-law and flood file your buyer will underwrite. Then we walk the unit, because floor, view, the kitchen, the baths, the air conditioning and the windows are the variables no record captures.

A Forest Glen sale we handled

In Forest Glen we handled the sale of a 1,170 square foot, two-bedroom Britannia II unit on Loblolly Bay Drive that we listed and that sold on March 27, 2026 for $252,000 against a $259,900 final list price, after 120 days on market (Southwest Florida MLS Matrix, Development Forest Glen, all dates, pulled 29 September 2026). We walk through that sale further down this page. Domain Realty, our brokerage, closed 658 transaction sides in Naples in the 60 months to October 5, 2026, $521.5 million in volume counted by side, per the Southwest Florida MLS pulled that day. McGreevy and Comisar are the #5 real estate team in Florida in the 2026 RealTrends rankings. Everything else on this page is the whole Britannia market, 156 MLS closings over ten years and 22 qualified county resales over two, each with its source and date.

Who actually writes your valuation

You get Jesse and Marc, not an assistant with a template. Jesse McGreevy builds the pricing analysis and assembles the condominium, neighborhood and master association paperwork your buyer will ask for. Marc Comisar walks the unit and judges floor, view and condition against what is actually closing in your plan. That matters at Britannia more than anywhere else in Forest Glen: only 55 of the 270 units, 20.4 percent, carry a homestead exemption on the 2026 preliminary roll, so most Britannia sellers are deciding from somewhere else and need a number they can trust without flying down. Read more on the about McGreevy and Comisar page.

Why the busiest neighborhood in Forest Glen still needs a careful number

Britannia is the most traded neighborhood inside the gates: 11 of the 32 Forest Glen MLS closings in the twelve months to 26 September 2026 were Britannia units, and it is the only Forest Glen neighborhood with more than ten sales in more than one window. That sounds like plenty of evidence until you split it by plan and floor, and then each plan has one to four closings in a year. On 26 September 2026 six Britannia units were for sale at once, from $247,777 to $350,000, about 6.5 months of supply, so your listing competes with a shelf of similar units and with the buyer’s memory of the last one that closed.

The three pages that work together for a Britannia seller

This page answers what your condominium is worth. If you have decided to sell and want the full listing plan, pricing, marketing, the reserve study file, the three estoppels and the Chapter 718 package, read our guide to selling your home in Britannia at Forest Glen. Key Takeaways on Britannia at Forest Glen Home Values

These are the Britannia at Forest Glen valuation facts that decide most prices on Loblolly Bay Drive, each drawn from the Southwest Florida MLS, Collier County’s recorded sales and 2026 preliminary roll, the state’s condominium records or FEMA’s flood layer, and each repeated with its source further down this page.

Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 29 Sep 2026; Collier County Property Appraiser sales file)

  • 270 condominiums in nine four-story elevator buildings, built 2000 to 2005: Britannia I (90 units, three buildings), II (60, two), III (60, two) and IV (60, two), in six plans of 1,170 to 1,567 square feet, the smallest homes in Forest Glen.
  • The MLS market, twelve months to 26 September 2026: 11 closings, a median of $279,900, $245,000 to $365,000, a median of $210.14 per MLS living square foot, 93.19 percent of final list and a median of 53 days on market.
  • Longer MLS windows sit higher: 24 months, 20 closings at a $310,000 median and 96.05 percent of list; 36 months, 26 closings at $338,500; 60 months, 63 closings at $337,000 and 97.17 percent.
  • The county deed record: 22 qualified resales in the 24 months since September 2024, median $340,000, $245,000 to $419,500, every one a resale, the newest recorded on May 20, 2026.
  • Prices have stepped down from a 2023 peak. The MLS median ran $204,000 in 2021, $340,000 in 2022, $385,000 in 2023, $370,000 in 2024, $331,000 in 2025 and $280,000 in 2026 to date.
  • Six units were for sale on 26 September 2026, from $247,777 to $350,000, about 6.5 months of supply against 4.9 for Forest Glen as a whole.
  • A condominium owner here pays three association layers, master, neighborhood and condominium, and no association publishes its dues; the estoppel certificates state them for a specific unit.
  • Britannia alone sits under Florida’s condominium safety laws in Forest Glen, all four associations appear in the state’s reserve study database, and only Britannia IV’s two buildings are mapped Zone AH on FEMA’s February 8, 2024 map.

How Is a Britannia at Forest Glen Condo Actually Valued?

A Britannia at Forest Glen condominium is valued by narrowing the product and widening the window: same plan, same floor band, same condominium, matched view, flood zone and condition, then sales across enough months to be meaningful, adjusted for Britannia’s own recorded trend and tested against the six active listings and the 93.19 percent median sale to list.

Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 29 Sep 2026; Collier County Property Appraiser sales file)

Step one: confirm the condominium, not just the street

Every Britannia address is on Loblolly Bay Drive, and so are the Bishopwood West I coach homes, which sit among the Britannia buildings. Within Britannia the building number sets the condominium: 3935, 3940 and 3950 are Britannia I, 3960 and 3970 Britannia II, 3980 and 3990 Britannia III, and 4000 and 4010 Britannia IV. Each is its own Florida condominium association with its own budget, reserves and insurance, so the condominium is the first sort, and we confirm it from the deed before choosing a single comparable.

Step two: match the plan

The county’s roll lists six Britannia living areas: 1,170 square feet (32 units), 1,185 (40), 1,332 (78), 1,350 (71), 1,534 (30) and 1,567 (18). The MLS labels the two largest as two bedrooms plus a den and the rest as two bedrooms and two baths. Listing agents usually enter the county’s number here, but not always: the ten-year MLS record also carries 1,338, 1,360 and 1,605 square foot entries. We sort each sale back to its plan, then compare like with like.

Step three: price the floor, and read it honestly

The unit number tells you the floor, from the 100 series at ground level to the 400 series on the fourth floor, and every building has an elevator. In the twelve-month window six of the 11 closings were third-floor units, two were second-floor, two were on the fourth floor and one was on the ground floor, our count from the unit numbers the live guide lists. The top floor did not sell highest: the two fourth-floor closings, a 1,170 at $280,000 and a 1,332 at $260,000, sat inside the band of the same plans on lower floors. The record is too thin to publish a floor premium, so we measure it plan by plan and say so when the sample is too small.

Step four: price the view and the building’s position

Britannia’s nine buildings run along the western edge of Forest Glen’s residential loop, a short walk from the clubhouse and the Arthur Hills course, and a unit’s outlook depends on its side of the building and its floor. The county roll values Britannia units by plan, not by view, so no Britannia-wide view premium can be calculated from the record. We compare closed sales of the same plan with and without that outlook, and we say plainly when there is not enough evidence to measure it.

Step five: account for condition in buildings finished 2000 to 2005

Britannia I was built from 2000 to 2001, II in 2003, III from 2004 to 2005 and IV in 2005, so every building is now roughly 21 to 26 years old. The association maintains the structure, the roof, the elevator and the common halls; inside the unit, the kitchen, the baths, the flooring, the air conditioning, the water heater and any impact-rated windows or doors are yours, and they separate two units of the same plan by tens of thousands of dollars. The design wind speed here is 163 mph, inside the wind-borne debris region, so a buyer’s insurer prices exactly those opening features.

Step six: price the condominium safety-law file

Britannia’s nine buildings are the only Forest Glen buildings of three or more stories, so they are the only ones under Florida’s milestone inspection and structural integrity reserve study laws, based on unit numbering and building records. All four Britannia associations appear in the state’s reserve study reporting database, and the first milestone inspections fall due in the early to mid 2030s. A buyer’s lender and attorney read the reserve schedule, the insurance declarations page and any special assessment, and that file moves the price as surely as the kitchen does.

Step seven: check the flood zone for your building

On FEMA’s current map, panel 12021C0418J, effective February 8, 2024, Britannia I’s three buildings and Britannia II’s two are entirely outside the mapped special flood hazard area, Britannia III’s two are mostly outside it with one building mapped shaded Zone X, and Britannia IV’s two buildings are mapped Zone AH. No Letter of Map Amendment is on file for any Britannia building. Whether your building is AH or X decides whether a lender requires flood insurance, so the zone goes into the file with the price.

Step eight: adjust for time using Britannia’s own record

With one to four closings per plan in a year, a ninety-day comparable search returns almost nothing. We widen the window inside your plan to 24, 36 or 60 months and adjust older sales with Britannia’s own year-by-year series, which runs on the MLS from 2016. That matters here because the MLS median rose from $204,000 in 2021 to $385,000 in 2023 and has stepped down to $280,000 in 2026 to date, so a 2023 or early 2025 comparable overstates today’s market by a wide margin.

Step nine: test the number against today’s competition

Finally we test the opinion of value against the Britannia units actively for sale and against the 93.19 percent median sale to list. On 26 September 2026 there were six, from $247,777 to $350,000 at a median list of about $272,000, and two of them had been listed 359 and 674 days. A price that ignores what a buyer can see this week, or that assumes a full-price offer when only one of the 11 closings of the year reached its final list price, is a price that sits.

What Are Britannia Condos Worth, Plan by Plan and Floor by Floor?

Britannia at Forest Glen condominiums are worth different amounts by plan and floor. On the Southwest Florida MLS over twelve months, 1,170 square foot units closed at $245,000 to $280,000, 1,332 square foot units at $246,000 to $280,000, 1,350 square foot units at $260,000 and $305,000, and the den plans at $315,000 and $365,000.

Request a free Britannia at Forest Glen valuation in 60 seconds

Britannia at Forest Glen sold 11 condominiums on the MLS in twelve months, from $245,000 for a 1,170 square foot unit to $365,000 for a 1,567 square foot unit with a den, so the only number that matters is the one built from your plan, your floor and your building. The fastest start is the Home Valuation form at the top of this page, or our free Britannia at Forest Glen valuation request if you are reading this somewhere else. It takes about a minute: the building and unit, a line about condition, and how to reach you. It is free and there is no obligation to list. What comes back is a written opinion of value built from the sales of your plan, with the sources named, plus the reserve study, flood, association and tax picture your buyer will underwrite. If you would rather talk first, call Jesse direct at (239) 898-6072 or Marc Comisar at (239) 287-5873. McGreevy and Comisar are Top 1% Real Estate Agents Nationally Since 2008. The 1,170 square foot plan

The 1,170 square foot two-bedroom plan is the entry price to Forest Glen, 32 units on the county roll. In the twelve-month window three closed: $280,000 in February 2026 after 75 days, a fourth-floor Britannia III unit at 93.4 percent of list; $252,000 in March 2026 after 120 days, our Britannia II listing at 97.0 percent; and $245,000 in April 2026 after 133 days, a second-floor Britannia IV unit at 89.1 percent. Fifteen months earlier, in January 2025, the same plan closed at $337,000 in 11 days. That $57,000 to $92,000 step down on an identical floor area is the clearest reading of the 2026 market anywhere in Forest Glen.

The 1,185 square foot plan

The 1,185 square foot plan, 40 units on the roll, did not close through the MLS in the twelve-month window. Its last MLS sale was a Britannia II unit at $325,000 in January 2025 after 127 days, and the one before that a Britannia I unit at $340,000 in September 2024 after 59 days. A 1,185 seller in 2026 prices from the 1,170 sales of this year, adjusted for the extra 15 square feet and the unit’s own floor and condition, rather than from a 2024 or 2025 sale of the same plan.

The 1,332 square foot plan

The 1,332 square foot plan is the most common in Britannia, 78 units, and the most traded: four closings in twelve months. A third-floor Britannia I unit closed at $279,900 in October 2025 at its full list price after 5 days; a second-floor Britannia IV unit at $246,000 in November 2025 after 37 days; a third-floor Britannia II unit at $280,000 in May 2026 after 5 days; and a fourth-floor Britannia II unit at $260,000 in August 2026 after 11 days. Three of the four sold in under two weeks. This plan tells a seller that a price near $280,000 found a buyer fast in 2026, and that the fourth floor alone did not carry a premium.

The 1,350 square foot plan

The 1,350 square foot plan, 71 units, closed twice in twelve months, $45,000 apart: a ground-floor Britannia II unit at $260,000 in March 2026 after 142 days, the longest wait of the year, at 89.7 percent of a $289,900 list; and a third-floor Britannia III unit at $305,000 in June 2026 after 53 days, at 92.4 percent of $330,000. In the 24-month window the same plan also closed at $370,000 in December 2024, $372,500 in February 2025 and $357,000 in April 2025, so 2026 buyers paid roughly $50,000 to $110,000 less for it than 2025 buyers did.

The den plans, 1,534 and 1,567 square feet

The 48 units with a den are Britannia’s largest. A third-floor 1,567 square foot Britannia IV unit closed at $365,000 in April 2026 after 17 days, the high sale of the year at 92.4 percent of a $395,000 list. A third-floor 1,534 square foot Britannia I unit closed at $315,000 on 1 September 2026 after 105 days, at 91.6 percent of $344,000. The 1,534 plan had closed at $400,000 in November 2024 and $415,000 in May 2025, both Britannia II units, so the September 2026 sale came in about $100,000 lower. The 1,567 plan also holds the highest Britannia price on the ten-year MLS record, $472,500 in May 2023.

The county deed view of Britannia

The county record counts a different population and is the only source that captures qualified sales that never touched the MLS. Over the 24 months since September 2024, the first county window with ten or more qualified Britannia sales, it records 22 qualified resales at a median of $340,000, from $245,000 to $419,500, and none was a first sale from a builder. The newest Britannia recording in the county file is dated May 20, 2026, so the June, August and September 2026 MLS closings are not yet in it.

What Does Price per Square Foot Tell You About a Britannia Condo?

Price per square foot tells you where a Britannia at Forest Glen unit sits against its own plan, not what it is worth. The MLS median was $210.14 per living square foot over twelve months (n=11), the lowest of any Forest Glen neighborhood, against $242.68 for Forest Glen as a whole (n=32).

Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 29 Sep 2026; Collier County Property Appraiser sales file)

MLS living area and county records are different square feet

The MLS divides the sale price by the living area the listing agent entered, and the county carries its own area for each plan. At Britannia the two usually agree, but the ten-year MLS record also shows 1,338, 1,360 and 1,605 square foot entries that do not match any of the county’s six plans. Never divide an MLS price by a county square foot, or the reverse, and never compare a per-foot figure built on one source with a per-foot figure built on the other.

The per-foot range inside one year

The eleven closings of the twelve-month window ran from $184.68 to $239.32 per MLS living square foot, our arithmetic on the rows. The low was a second-floor 1,332 square foot Britannia IV unit at $246,000; the high was the fourth-floor 1,170 square foot Britannia III unit at $280,000. The smallest plan carried the highest per-foot price and the den plans sat in the middle, at $205.35 and $232.93, because a buyer pays for the unit and the membership that comes with it, not only for the floor area.

The per-foot series over time

On the MLS, Britannia’s median ran $142.78 a square foot over ten years, $253.68 over 60 months, $257.13 over 36, $229.43 over 24 and $210.14 over twelve. Year by year it ran $165.61 in 2021, $251.50 in 2022, $289.04 in 2023, $275.93 in 2024, $267.49 in 2025 and $210.21 in 2026 to date. The per-foot level set in 2022 and 2023 held through 2025 and gave way in 2026.

The per-foot ladder inside Forest Glen

On the same twelve-month MLS pull, Britannia’s $210.14 compares with $241.40 in Bishopwood East, $260.94 in Barrington and $325.83 in the Periwinkle villas. The ladder follows the product: elevator condominium, then two-story garden home, then coach home, then fee-simple villa. Across Collier Boulevard, Cedar Hammock’s 34 closings in the same twelve months ran at a median of $247.52 per living square foot.

How to use price per square foot on your own unit

Compare your living area only with units of the same plan, and use the per-foot figure to rank them, not to price yours. A Britannia seller who reads Forest Glen’s $242.68 community median is overpricing by about $30 a foot. Never apply a den-plan per-foot figure to a 1,170, never apply the MLS figure to the county’s area, and treat any figure built on four sales or fewer as a direction rather than a rate.

Our Britannia sale, walked through

This is the one Forest Glen sale on our own record, and we show it because it is a Britannia condominium of the most price-sensitive plan. A 1,170 square foot, two-bedroom, two-bath Britannia II unit on the third floor on Loblolly Bay Drive closed on March 27, 2026 at $252,000, against a final list price of $259,900, 97.0 percent of list, after 120 days on market. The buyer was represented by an outside agent. Three facts frame it. It gave up $7,900 to the buyer, the smallest discount of any 1,170 square foot sale of the year: a month earlier a fourth-floor 1,170 in Britannia III had closed at $280,000, 93.4 percent of a $299,900 list after 75 days, and six days later a second-floor 1,170 in Britannia IV closed at $245,000, 89.1 percent of a $275,000 list after 133 days. It took 120 days, more than twice the twelve-month Britannia median of 53,. And it came in $85,000 below the January 2025 sale of the same plan at $337,000, which is the 2026 market, not the unit. The lesson we took from it is the one this page is built on: in 2026 the Britannia sellers who listed closest to the plan’s current evidence gave the least back, and time on market did not raise anyone’s price.

Source: Southwest Florida MLS Matrix, retrieved 29 September 2026. These six complete the 26 closings of the 36-month window. In November 2023 a 1,332 square foot unit closed at $400,000; in November 2025 the same plan closed at $246,000.

The county view: 22 qualified resales

The county’s 24 months since September 2024 count 22 qualified, arm’s-length resales at a median of $340,000, from $245,000 to $419,500, against 20 MLS closings in the 24 months to 26 September 2026. The two populations are close in size, which tells a Britannia seller something useful: Britannia’s market runs mostly through the MLS, and the county’s higher median reflects its older window, which ends in May 2026 before the summer’s lower closings. Use the county for what sold and at what price, and the MLS for how long it took and how close to asking it closed.

How Long Do Britannia Condos Take to Sell, and How Close to Asking?

Britannia at Forest Glen condominiums took a median of 53 days on market and sold at a median of 93.19 percent of their final list price across 11 MLS closings in the twelve months to 26 September 2026, against 47.5 days and 93.49 percent across Forest Glen’s 32 closings in the same window.

Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 29 Sep 2026; Collier County Property Appraiser sales file)

Reading a 93.19 percent sale to list

A median Britannia buyer negotiated nearly seven percent off the final asking price. That is computed against the list price carried on each closed listing, which is the price after any reductions, so it measures how far the buyer moved from the last asking price, not the first. Across the twelve-month window the individual ratios ran from 89.09 to 100 percent, our arithmetic on the rows: five closed below 92.5 percent, four at 96.8 percent or better, and only one of those, a 1,332 square foot unit in October 2025, at its full list price. Over 24 months the median was 96.05 percent, so the discount widened sharply in 2026.

The seller’s benchmark: Britannia against its neighbors

This is the yardstick a Britannia seller should use, because it compares named neighborhoods on the decision variables that set a listing strategy, all from the same September 2026 Matrix pulls.

Source: Southwest Florida MLS Matrix, Developments Forest Glen and Cedar Hammock, closed in the twelve months to 26 September 2026, retrieved 29 September 2026; months of supply is active listings divided by the monthly closing pace in the same pull. Inside Cedar Hammock, its Veranda condominiums recorded 16 closings at a $360,000 median and 73 days, and its Terrace condominiums traded from $175,000 to $340,000. Britannia sells faster than Cedar Hammock as a whole and than Bishopwood East, at a similar discount to list, and at the lowest price per foot of the group.

Months of supply on the pull date

On 26 September 2026 Britannia had six active listings against 11 closings in twelve months, about 6.5 months of supply at the recent pace, against about 4.9 for Forest Glen as a whole. Six of Forest Glen’s 13 active listings were Britannia units. Your listing does not compete with the community; it competes with the one or two Britannia units of your plan on the market that week, and with Bishopwood East’s second-floor garden homes, which closed at $280,000 in 2026.

The asking prices on the pull date, read against the closings

An asking price is a market-condition signal, never a value, and we label it that way. On 26 September 2026 the six Britannia actives asked $350,000 (a Britannia II unit at 359 days), $299,900 (Britannia II, 674 days), $289,000 (Britannia IV, 102 days), $275,000 (Britannia III, 191 days), $269,000 (Britannia I, 67 days) and $247,777 (a Loblolly Bay Drive listing carried under the generic Forest Glen field, 207 days). All six had been listed longer than the 53-day median. The two oldest, at 359 and 674 days, asked $350,000 and $299,900, both in the upper part of a 2026 closing band that ran from $245,000 to $365,000 around a $280,000 median. That is the gap between a price the record supports and one it does not.

What the slowest sales and the fastest sales teach

The slowest Britannia closing of the twelve months was the ground-floor 1,350 square foot unit at 142 days, at 89.7 percent of list. The next two, a second-floor 1,170 at 133 days and our 1,170 at 120, closed at 89.1 and 97.0 percent. At the other end, three 1,332 square foot units closed in 5, 5 and 11 days, at 100, 96.9 and 93.2 percent, and the 1,567 den unit closed in 17 days. The record does not say why each took the time it did, and we will not invent a reason. What it shows is that at Britannia a price inside the plan’s current band sells in days, and a price above it does not sell for more; it only sells later.

When Britannia condos close

Of the 20 closings in the 24-month window, 13 closed from December through May: two each in December, January, February, March and May and three in April, with two in June, one each in August, September and October, two in November and none in July, our count of the rows. Closing dates trail contracts by weeks, and 215 of Britannia’s 270 units carry no homestead exemption, so the buyers who decide in the fall for a winter move are the largest group. A unit that is priced, documented and photographed by October meets the most of them.

The pricing strategy that follows from these numbers

At Britannia in 2026 the list price is the negotiation’s opening line, and the market took nearly seven percent off it at the median. With six competing units on the shelf, a price a few thousand dollars under the closest competing unit of your plan buys the showing, and the reserve study, insurance and flood file handed to the buyer’s agent with the listing keeps the negotiation on the unit rather than the building. The Britannia units that sat longest were not the smallest or the largest; they were the ones whose price and evidence disagreed.

How Have Britannia at Forest Glen Home Values Changed Since 2016?

Britannia at Forest Glen values more than doubled from 2020 to 2023 and have stepped down since on the Southwest Florida MLS: the median ran $149,250 in 2020, $204,000 in 2021, $340,000 in 2022, $385,000 in 2023, $370,000 in 2024, $331,000 in 2025 and $280,000 in 2026 to 26 September.

Source: Southwest Florida MLS Matrix, Development Forest Glen, Britannia closings by calendar year, retrieved 29 September 2026. Four closings in November and December 2016 are in the ten-year window but not in this table. Medians move with the mix of plans that sold as well as with price.

The 2021 to 2023 run on the MLS

The MLS rows show how the run happened. In 2021 the median time to sell fell to 8 days, and from the spring of 2021 to the summer of 2023 Britannia units regularly closed at or above their final list price: a 1,534 square foot unit listed at $325,000 closed at $358,000 in August 2022, 110.2 percent of list, in five days. That window has closed. No Britannia closing since September 2023 has sold above its final list price; two have sold at exactly list, in December 2024 and October 2025.

Where prices sit against the 2023 peak

Against the 2023 MLS median of $385,000, the 2026 median of $280,000 sits about 27 percent lower, and the per-foot median has eased from $289.04 to $210.21. Britannia still trades above 2021: the 2026 median is about 37 percent above 2021’s $204,000, our arithmetic on the MLS medians. An owner who bought before 2022 holds a gain; one who bought at the 2023 top, when a 1,567 square foot unit closed at $472,500, does not, and a valuation that pretends otherwise helps no one.

Britannia by condominium, 2021 to 2026

The four condominiums moved together. On the MLS, Britannia I’s median ran $200,000 in 2021 and $357,500 in 2023; Britannia II’s $208,000 and $377,500; Britannia III’s $209,450 and a single 2023 sale at $472,500; and Britannia IV’s $215,000 and $402,000. In 2026 to date Britannia II’s four closings had a median of $260,000, Britannia III’s two $292,500, Britannia IV’s two $305,000 and Britannia I’s one $315,000. Most cells hold fewer than five sales, so read them as a record of what traded, not as a price difference between condominiums.

What the trend means for your valuation

For a Britannia seller the trend is the time adjustment. A 2023 comparable overstates today’s market by roughly $100,000 at the median, and a 2021 to 2023 sale above list is no guide at all to today’s negotiation. A 2024 or early 2025 comparable needs a careful downward adjustment; a 2026 comparable of your plan is the best evidence there is. The MLS series is how we adjust an older sale for time, and it is never a substitute for walking the unit.

Britannia at Forest Glen vs Bishopwood East at Forest Glen: Which Holds Its Value Better?

Bishopwood East at Forest Glen has held a higher price and a slower pace, while Britannia at Forest Glen has held more volume at a lower entry price: Bishopwood East’s 24-month MLS median was $400,000 on 15 closings against Britannia’s $310,000 on 20, and over twelve months Bishopwood East took a median 105 days to Britannia’s 53.

Where the two differ most for a seller

The two neighborhoods are Forest Glen’s two condominium products under three association layers, and a buyer at the entry of the community tours both. Bishopwood East sells for more per unit and per foot, because its homes are larger on average and sit in two-story buildings outside the condominium safety laws. Britannia answers with the lowest entry price in Forest Glen, an elevator to every floor, the lighter flood map, and a faster sale: its twelve-month median time to sell was about half of Bishopwood East at Forest Glen’s. Why buyers pay more for Bishopwood East is our reading, not a proven cause. A Bishopwood East owner reading the same question from the other side should use our Bishopwood East at Forest Glen home valuation page.

The 2026 overlap at $280,000

The widest price gap between the two neighborhoods closed in 2026 at one point. Bishopwood East’s two second-floor garden homes each sold at $280,000, the same price as Britannia’s fourth-floor 1,170 in February and third-floor 1,332 in May. A buyer at that price is choosing between a second-floor garden home in a two-story building with no elevator and a Britannia elevator unit of 1,170 to 1,332 square feet. For a Britannia seller the lesson is direct: at $280,000 your competition is not only the Britannia unit down the hall, it is a Bishopwood East upper unit, and your file has to answer the elevator, the reserve study and the flood zone better.

Who should choose which, and what that means for your price

A buyer who chooses Britannia wants the lowest price into bundled Forest Glen golf, an elevator and one-level living, and is comfortable reading a reserve study and a milestone schedule. A buyer who chooses Bishopwood East wants a larger garden home outside the safety-law file and will pay about $106,000 more at the twelve-month median, and accept a longer sale. We price a Britannia unit against Britannia’s own record first, and against Bishopwood East’s upper-floor closings where the price bands meet, so the buyer’s comparison is answered in the listing rather than in the negotiation.

Why Do Online Estimates Miss on Britannia Condos?

Online estimates miss on Britannia at Forest Glen condominiums because automated models cannot see what drives price here: six plans and four floors under one street name, four separate condominiums, a club membership bundled into every sale, a reserve study and milestone file no feed carries, flood zones that change by building, and a market that stepped down sharply in 2026.

Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 29 Sep 2026; Collier County Property Appraiser sales file)

Six plans and four floors under one street

A model that reads Britannia as one neighborhood blends a 1,170 square foot second-floor unit with a 1,567 square foot third-floor den unit, about 400 square feet apart, and whatever sold last pulls every estimate toward it. When the last Britannia sale was a $365,000 den unit, a 1,170 owner’s estimate rises; when it was a $245,000 1,170, a den owner’s estimate falls. Neither move describes the unit being estimated.

The street is shared with another neighborhood

Loblolly Bay Drive also carries the Bishopwood West I coach homes, larger two-story homes that sold at $450,000 in March 2026. A model keyed to the street can treat a Bishopwood West sale as a Britannia comparable, and the MLS itself carries some Loblolly Bay Drive listings under the generic Forest Glen field rather than a Britannia condominium name, including one of the six actives on 26 September 2026.

The membership is in the price, and a model cannot see it

Every Forest Glen sale conveys club membership with the home: the homeowners’ master association holds title to the course and clubhouse, and the club calls Forest Glen “a gated, membership-inclusive community.” The value and the carrying cost of that membership sit inside every Britannia sale price. A model comparing your unit with a condominium outside a bundled club is comparing two different bundles.

The reserve study, the insurance and the flood zone

A model cannot read whether your association’s reserve study is funded, what its master policy’s hurricane deductible is, or whether your building is one of Britannia IV’s two AH-mapped buildings. A buyer’s lender reads all three, and they are the reason two units of the same plan in different Britannia condominiums can deserve different prices.

A roll that values units by plan, and a market that moved

The county’s 2026 preliminary roll puts Britannia’s median assessed value at $266,500, and it values units by plan, so a renovated third-floor unit and an original second-floor unit of the same plan look alike. A model that leans on older sales also lags a turn: Britannia’s 2025 MLS median was $331,000 and its 2026 median $280,000, and a model still weighting 2024 and 2025 sales can lean high by as much as the $51,000 gap between those two medians.

What to do with an online estimate you have already seen

Treat it as a rough range, not a list price, and ask for a written opinion of value built from 2026 sales of your own plan, with every source named. The Home Valuation form at the top of this page starts exactly that, free, or call Jesse direct at (239) 898-6072.

What Costs Will a Britannia Buyer Price Into Your Offer?

A Britannia at Forest Glen buyer prices five costs into an offer: quarterly master association and club dues, the Britannia neighborhood association fee, the unit’s condominium fee, HO-6 insurance on top of the association’s master policy, and property tax reset to the purchase price. None of the association amounts is published; the estoppel certificates state them for your unit.

Data updated: September 2026 (Florida DBPR estoppel certificate fee schedule; Collier County 2026 preliminary roll; FY2025 Collier County tax bills; Forest Glen Master Board 2016 notice)

Three association layers, none of them published

A Britannia owner belongs to three associations at once. The Forest Glen Golf and Country Club Master Association owns the course, the clubhouse, the preserves and the roads and bills dues quarterly on one statement. The Britannia of Forest Glen Neighborhood Association owns Britannia’s three land tracts, 10.98 acres, and levies its own fee. Britannia I, II, III or IV, whichever holds your unit, sets the condominium fee that pays for that building’s insurance, reserves, elevator service and upkeep. No association publishes its budget on a public page, and the figures that circulate online cite no document, so we do not repeat them. The number for your unit lives in each association’s adopted budget and on its estoppel certificate, and we put it in your valuation file before we price.

The estoppels and the transfer

Florida caps an estoppel certificate at $299, plus $119 for expedited delivery and up to $179 more on a delinquent account. A Britannia sale needs three: one each from the master association, the Britannia neighborhood association and your condominium association. Any capital contribution or transfer fee due at closing is stated on the estoppel certificate; no first-party Forest Glen document we found publishes one. Renters obtain club privileges through a membership transfer, and the club does not publish that amount either.

Capital projects and the 2016 example

Forest Glen funds major club projects by assessing every member, Britannia owners included. In 2016 the master board approved a $949,376 outdoor dining facility plus an $80,000 contingency and assessed every member $1,290, billed $215 a quarter for six quarters. A 2017 amendment to the declaration set a special-assessment spending limit of $400,000, indexed to the Consumer Price Index from 2019, above which member approval rules apply. At the condominium level, a reserve study finding can bring its own assessment. A buyer’s attorney will ask whether any assessment is pending at any of the three layers, so the answer belongs in your listing file.

The tax reset your buyer inherits

Florida’s Save Our Homes cap follows the owner, not the unit. At Britannia only 55 of 270 units carry a homestead exemption, so most sellers are not passing on a capped bill, but a buyer’s taxes are still set on the new assessed value after the sale. Adopted 2025 millage for Forest Glen was 10.5058 mills, and the county’s 2026 preliminary roll computes estimates at 10.4020 mills, reflecting preliminary rates that are final only on the November bill. At 10.4020 mills each $100,000 of taxable value costs about $1,040 a year, our arithmetic. That is the mechanism, not a quote for any unit.

No CDD on the tax bill

No Community Development District covers Forest Glen, so there is no district bond assessment on any bill, and a 2025 Loblolly Bay Drive condominium bill carried no non-ad valorem line at all. That absence lowers your buyer’s carrying cost against newer East Naples communities and belongs in your listing presentation.

Insurance: the master policy and your HO-6

Under section 718.111 the condominium association insures the building, and the owner’s HO-6 policy covers the interior finishes, fixtures, appliances and contents the master policy excludes; section 627.714 requires loss-assessment coverage on the unit-owner policy. Every Britannia buyer will ask for the association’s current insurance declarations page, including its hurricane deductible. Citizens requires flood coverage on its homeowner policies from January 1, 2027, but condominium unit-owner policies are exempt, which is a genuine point for a Britannia HO-6.

What Does a Britannia Seller Owe a Buyer Before Contract?

A Britannia at Forest Glen seller owes a buyer the Chapter 718 condominium resale package, because each Britannia condominium is regulated under Chapter 718; the Britannia neighborhood association and the master association above it are Chapter 720 homeowners associations, and section 720.401 does not apply to an association regulated under Chapter 718, a fork your closing agent resolves for your sale.

Data updated: September 2026 (Florida Statutes sections 718.503, 718.116, 718.112, 720.401, 553.899 and 689.302, retrieved Sep 2026; Florida DBPR reserve study database)

The condominium package under section 718.503

Under section 718.503, a Britannia resale buyer is entitled to receive the declaration, articles, bylaws and rules, the annual financial statement and budget, the association’s question-and-answer sheet and the governance form, and under the current statute any milestone inspection summary and the most recent structural integrity reserve study, or a statement that none exists. A contract signed before the documents arrive can be cancelled by the buyer within the statute’s review period. None of the four Britannia condominiums publishes these documents, so we start the package the week you decide to sell.

Section 720.401, the two homeowners association layers and the fork

Forest Glen Golf and Country Club Master Association is the mandatory master association for all 799 Forest Glen homes, and the Britannia of Forest Glen Neighborhood Association sits between it and the four condominiums; both are Chapter 720 homeowners associations. Section 720.401 requires that a prospective parcel owner be presented a disclosure summary “before executing the contract for sale,” supplied “by the parcel owner if the sale is by an owner that is not the developer,” with a statutory voidability clause in conspicuous type in the contract, and a buyer who does not receive it first may cancel “within 3 days after receipt of the disclosure summary or prior to closing, whichever occurs first.” Section 720.401 also states that it does not apply to an association regulated under Chapter 718, and your Britannia condominium association is exactly that. Which disclosure regime governs your sale, and whether a master or neighborhood association summary is owed alongside the condominium package, therefore depends on how your closing agent reads the two statutes for a condominium inside two Chapter 720 layers. Confirm the correct package with your closing agent or attorney. This is general information and not legal advice, and this page makes no claim about what the recorded Forest Glen declarations themselves restate.

Three estoppel certificates

A Britannia sale needs three estoppels: one from your condominium association under section 718.116, one from the Britannia of Forest Glen Neighborhood Association and one from the master association, each capped at $299 plus the expedited and delinquency charges. Cambridge Management is the registered agent and manager for all four Britannia condominiums and the neighborhood association on the state record. In Collier County custom the estoppel fee is a seller cost unless the parties agree otherwise, so we order all three the day a contract is signed.

The Britannia file: milestone inspections and reserve studies

Florida’s milestone inspections apply to condominium buildings of three habitable stories or more, due by December 31 of the year the building turns 30 and every 10 years after, and structural integrity reserve studies apply to the same buildings at least every 10 years. In Forest Glen that reaches only Britannia’s nine four-story buildings, based on unit numbering and building records. All four Britannia associations appear in the state’s reserve study reporting database, which confirms a filing, not what the study found or how it is funded. A Britannia buyer is entitled to the study, so lead with it.

Florida’s flood disclosure and the property tax summary

Since October 1, 2024, section 689.302 requires a residential seller to complete a flood disclosure at or before contract covering flood insurance claims and federal flood assistance on the property. Section 689.261 separately requires a property tax disclosure summary warning the buyer not to rely on the seller’s current taxes. In Britannia I, II and III the flood form usually sits beside a Zone X building; in Britannia IV it sits beside an AH building, so the lender’s requirement belongs in the file on day one.

The state filing trail to clear before you list

Florida’s Division of Corporations lists all four Britannia condominium associations and the neighborhood association as active. Two of the four Britannia associations show a reinstatement in their filing history, meaning an annual report lapsed and was later refiled. It does not affect an owner’s ability to sell, but a buyer’s attorney will find it, so we confirm the association’s current active status and put it in the file.

What Moves the Number Before You List a Britannia Condo?

What moves a Britannia at Forest Glen condominium’s number before listing is the evidence a buyer’s insurer, lender and attorney will ask for: the reserve study and milestone status, the master insurance declarations page, the flood file for your building, the three estoppels, and presentation timed to the winter season.

Data updated: September 2026 (Florida DBPR reserve study database; FEMA National Flood Hazard Layer; Collier County 2026 preliminary roll; Forest Glen Golf and Country Club Real Estate and Rentals Wanted pages)

The association’s records, not just your unit

At Britannia the association maintains the building structure, the roof, the elevator and the common halls, so the roof’s age, the elevator’s service record and the reserve schedule belong to the whole building. We ask the association for its current budget, reserve study, insurance declarations page and most recent board minutes before you list, because a buyer’s lender will ask for the same items, and a file that answers them on day one shortens every conversation that follows.

Wind mitigation and the unit’s own upgrades

Gather the permit numbers, dates and invoices for any impact glass, shutters, air conditioning or water heater work in your unit. A wind mitigation report records roof and opening features that an insurer credits, and at Britannia many of those features are building-level items answered by the association’s records. Two units of the same plan can carry different premiums, and the buyer prices that difference.

The flood file for your building

Pull the FEMA zone for your own building from the Map Service Center. On the February 8, 2024 map Britannia I and II’s buildings are outside the mapped special flood hazard area, Britannia III’s two are mostly outside it with one building shaded Zone X, and Britannia IV’s 4000 and 4010 buildings are Zone AH. The only base-flood-elevation line FEMA draws across Forest Glen on the current map is 10.5 feet NAVD88. Unincorporated Collier County is a Class 5 community in FEMA’s Community Rating System, a 25 percent discount on eligible flood policies, and across all 5,463 flood policies in ZIP 34114 that took effect from June 2025 to May 2026 the median annual cost was $1,528. No county, news or association record we found describes storm flooding inside Forest Glen.

Timing against the season

Thirteen of Britannia’s 20 closings in 24 months fell between December and May, and 215 of its 270 units carry no homestead exemption. Britannia’s buyers are mostly deciding in the fall for a winter move, so the unit should be photographed, documented and priced by October. The club also invites owners to list homes on its own website and posts Friday open houses for weekend showings; those owner listings are part of the market you compete with, and we use the board alongside full MLS exposure.

Rent or sell? What the record shows

The club’s Rentals Wanted board shows repeat seasonal renters seeking one- to three-month February and March stays. Forest Glen recorded 14 MLS lease closings in the two years to 26 September 2026, all two-bedroom condominiums of 1,170 to 1,534 square feet: 13 furnished seasonal leases at $3,400 to $5,500 a month with a 30-day minimum, highest from December through March, and one annual unfurnished lease at $1,900 a month in Britannia III. Lease minimums are set building by building in each declaration. We publish no rent-versus-sell yield, because a few seasonal months are not a year of income, and holding keeps all three association layers in play.

A tenant in place

A tenant in place means showings run through the tenant and the gate, and the club’s membership transfer for the tenant runs separately from any lease approval the association requires. We match the lease end to the expected closing where we can, and we put the lease and the tenant’s transfer status in the file so the buyer’s lender sees them early.

Frequently Asked Questions, Seller Edition: Valuing a Britannia at Forest Glen Condo

These are the valuation questions Britannia at Forest Glen owners actually ask, answered from the Southwest Florida MLS, Collier County’s recorded sales and 2026 preliminary roll, FEMA’s records, the state’s condominium and reserve study records and the club’s published pages. Nothing here is tax or legal advice, and none of it replaces a written valuation of your unit.

What is my Britannia at Forest Glen condo worth?

It depends on your plan, your floor, your building and your condition. Over the twelve months to 26 September 2026 Britannia’s 11 MLS closings had a median of $279,900, from $245,000 to $365,000: 1,170 square foot units at $245,000 to $280,000, 1,332 square foot units at $246,000 to $280,000, 1,350 square foot units at $260,000 and $305,000, and den units at $315,000 and $365,000. Use the Home Valuation form at the top of this page, or call Jesse direct at (239) 898-6072, for a written number on your unit.

How do I get an accurate valuation on a Britannia condo?

Ask for a written opinion of value built from sales of your plan on both the MLS and the county record, matched for floor, view and condition, adjusted for time with Britannia’s own series, tested against the active listings, with every source named. We provide that free, with no obligation to list.

What have Britannia condos sold for in the last twelve months?

Eleven Britannia units closed on the MLS in the twelve months to 26 September 2026, from $245,000 to $365,000, at a median of $279,900 and 53 median days on market. The most recent was a 1,534 square foot den unit at $315,000 on 1 September 2026.

Why does this page lead with twelve months?

Because the stats window widens only until it holds ten or more closings, and at Britannia twelve months already held 11. The page also shows the 24, 36, 60 and 120-month windows, and names the count beside every figure.

What is the median sale price at Britannia?

On the MLS, $279,900 over twelve months (n=11), $310,000 over 24 months (n=20, the mean of the middle pair), $338,500 over 36 months (n=26) and $337,000 over 60 months (n=63). On the county record, $340,000 over the 24 months since September 2024 (n=22).

What is the price per square foot at Britannia?

$210.14 per MLS living square foot over twelve months (n=11), the lowest in Forest Glen, and $229.43 over 24 months (n=20). Individual closings of the latest year ran from $184.68 to $239.32.

Does a larger Britannia plan always sell for more?

Usually for more dollars and fewer dollars per foot. The den plans closed at $315,000 and $365,000 in twelve months against $245,000 to $305,000 for the two-bedroom plans, but the highest per-foot sale of the year was a 1,170 square foot unit.

Does a top-floor Britannia unit sell for more?

Not in the latest record. The two fourth-floor closings of the twelve months, at $280,000 and $260,000, sat inside the band of the same plans on lower floors, and the three highest sales were third-floor units. With so few sales per floor we measure it plan by plan and say so when the sample is too thin.

Does a ground-floor Britannia unit sell for less?

The one ground-floor closing of the year, a 1,350 square foot Britannia II unit, sold at $260,000 after 142 days, $45,000 below a third-floor unit of the same plan. One sale is not a rule, and condition and timing were part of that gap.

How long does it take to sell a Britannia condo?

A median of 53 days on market across 11 MLS closings in twelve months, and 45 days across 20 closings in 24 months. Individual closings in the latest year ran from 5 to 142 days.

How close to asking do Britannia condos sell?

A median of 93.19 percent of the final list price over twelve months (n=11), 96.05 percent over 24 months (n=20) and 97.17 percent over 60 months (n=63). Only one closing of the latest twelve months reached its full list price.

How many Britannia condos are for sale right now?

Six on 26 September 2026, asking $247,777 to $350,000, about 6.5 months of supply at the recent pace, and six of Forest Glen’s 13 active listings. Two had been listed 359 and 674 days.

Are Britannia prices falling?

They have stepped down from the 2023 peak. On the MLS the yearly median went from $385,000 in 2023 to $331,000 in 2025 and $280,000 in 2026 to date, about 27 percent below 2023, while it remains well above 2021’s $204,000.

Why did some Britannia condos sell above asking in 2022 and 2023?

From 2021 into the summer of 2023 Britannia units regularly closed at or above list, one at 110.2 percent in August 2022. No Britannia closing since September 2023 has sold above its final list price, so a 2022 or 2023 sale is not a guide to today’s negotiation.

Does it matter which of the four Britannia condominiums my unit is in?

Yes, for the file if not always for the price. Britannia I through IV each have their own association, budget, reserves and insurance, and Britannia IV’s two buildings are the only Britannia buildings mapped Zone AH. On the MLS the four moved together through 2023, and 2026 cells hold too few sales to separate them.

How does Bishopwood East affect my Britannia value?

It is your closest competitor at the entry of Forest Glen. Bishopwood East’s twelve-month median was $386,000 on seven closings and 105 days, but its two second-floor garden homes sold at $280,000 in 2026, the same price as two Britannia units, so at that price a buyer is choosing between the two.

Is the county’s assessed value what my Britannia condo would sell for?

No. The 2026 preliminary median assessed value of a Britannia unit is $266,500, and recorded Britannia sale prices ran well above it. Assessed value is the county’s valuation for tax purposes, useful for ranking and useless as a list price.

Does the bundled club membership affect what my condo is worth?

It shapes who buys and what they can pay. Every Forest Glen buyer receives club membership with the home, and the homeowners’ master association owns the course and clubhouse. The value and the quarterly cost of that membership ride in the price.

What are the Britannia HOA and condo fees?

No Britannia association publishes its current fees, and neither does the master association. A Britannia owner pays three layers, master, neighborhood and condominium, and the three estoppel certificates state the current amounts for a specific unit.

Is there a transfer fee or capital contribution when I sell?

Any capital contribution or transfer fee due at closing is stated on the estoppel certificate; no first-party Forest Glen document we found publishes one. Renters obtain club privileges through a membership transfer whose fee the club does not publish.

How many estoppel certificates does a Britannia sale need?

Three: from your condominium association, the Britannia of Forest Glen Neighborhood Association and the master association, each capped at $299 plus rush or delinquency charges. In Collier County the estoppel fee is customarily a seller cost unless the contract says otherwise.

What must I give a Britannia buyer before the contract is signed?

The Chapter 718 package: declaration, articles, bylaws, rules, budget and financial statement, the question-and-answer sheet, the governance form, any milestone inspection summary and the structural integrity reserve study or a statement that none was completed. Whether a master or neighborhood association section 720.401 summary is also owed is a fork your closing agent resolves; section 720.401 does not apply to a Chapter 718 association. This is not legal advice.

Will Britannia’s reserve study or a milestone inspection affect my price?

It can. Britannia’s nine four-story buildings are the only Forest Glen buildings under those laws, all four associations appear in the state’s reserve study database, and first milestone inspections fall due in the early to mid 2030s. A well-documented, funded reserve schedule is easier to sell; an unfunded one or a pending assessment is priced by the buyer.

What flood zone is my Britannia condo in?

On FEMA’s February 8, 2024 map, Britannia I and II’s buildings are outside the mapped special flood hazard area, Britannia III’s two buildings are mostly outside it with one shaded Zone X, and Britannia IV’s two buildings are Zone AH. Confirm your building with a lender determination.

Does flood insurance affect what a Britannia buyer pays?

In Britannia IV it can, because a federally backed mortgage on an AH-mapped building requires flood coverage unless a current letter removes the structure. Elsewhere in Britannia lenders do not normally require it, and Citizens exempts condominium unit-owner policies from its flood mandate.

How will my buyer’s property tax compare with mine?

It resets to the purchase. At the 10.4020 mills on the 2026 preliminary roll, each $100,000 of taxable value costs about $1,040 a year, our arithmetic. Only 55 of 270 Britannia units carry homestead, so most buyers are not inheriting a capped bill. That is the mechanism, not a quote for any unit.

When is the best time of year to sell a Britannia condo?

Before the season. Thirteen of the 20 Britannia closings in 24 months fell between December and May, so a unit priced and documented by October meets the most buyers.

Can I sell my Britannia condo with a tenant in it?

Yes, subject to the lease. Showings run through the tenant and the gate, the buyer takes the lease, and the tenant’s club transfer runs separately from any association lease approval. Match the closing to the lease end where you can.

Should I rent my Britannia condo instead of selling it?

Look at the record first. Forest Glen’s two-bedroom condominiums leased furnished for $3,400 to $5,500 a month in season with a 30-day minimum, and one Britannia III unit leased unfurnished for $1,900 a month on an annual lease. Holding keeps all three association layers and the reserve study question in play.

What seller closing costs should I expect on a Britannia sale?

Florida’s documentary stamp tax on the deed is $0.70 per $100 of price and is customarily paid by the seller, about $1,959 on a $279,900 sale, our arithmetic. In Collier County the buyer customarily pays for the owner’s title policy. Add the three estoppels, prorated fees and taxes, and any negotiated commissions or credits, all set out in a written net sheet before you list.

Does a renovation add value to a Britannia condo?

It moves your unit within its plan’s band rather than out of it. Three 1,170 square foot units closed $35,000 apart in 2026, and condition is a large part of that spread. We compare your updates with the recent sales of your plan before recommending a price.

Did McGreevy and Comisar sell a Britannia condo?

Yes, one, and it is our only Forest Glen sale: a 1,170 square foot Britannia II unit on Loblolly Bay Drive that we listed and that closed on March 27, 2026 at $252,000, 97.0 percent of its $259,900 final list, after 120 days.

What should I do first if I am thinking about selling at Britannia?

Get a written valuation built from 2026 sales of your plan, gather your HO-6 and any wind mitigation report, and ask the association for its budget, reserve study, insurance declarations page and resale package. Start with the Home Valuation form at the top of this page, or call Jesse direct at (239) 898-6072.

Sources and Authoritative References

Every figure on this Britannia at Forest Glen valuation page traces to a primary source below: the Southwest Florida MLS, Collier County’s records, the Florida Department of Revenue, Florida Statutes and state agencies, FEMA and federal records, or the club’s own published pages. Nothing is drawn from a listing aggregator or another brokerage, and every link was retrieved in September 2026.

Southwest Florida MLS figures, pulled from Matrix on 26 and 29 September 2026, are cited rather than linked because the MLS is members-only. County recorded sales are cited as Collier County’s DOR-qualified sales index, built 24 September 2026.

Every Britannia at Forest Glen document below links its official custodian, the State of Florida, Collier County, FEMA or the club, so you always see the authoritative version rather than a copy we made. We host none of these files ourselves. Britannia I’s Declaration of Condominium is recorded in Collier County Official Records Book 2749, Page 298, available through the Collier County Clerk; the declarations for Britannia II, III and IV are found the same way by each condominium’s legal name.

Three documents that matter most are not public: your condominium association’s budget, reserve study, insurance declarations page and resale package, from the association; your three estoppel certificates, from the condominium, neighborhood and master associations on request; and the certificate-of-occupancy records that fix each building’s exact milestone year, from Collier County.
