Alberi Acqua is 180 golf-bundled Lennar condominiums in six four-story buildings on Acqua Court inside Treviso Bay, Naples, and 11 of them sold in the last 12 months at a $500,000 median. McGreevy and Comisar, Top 1% Real Estate Agents Nationally Since 2008, price an Alberi Acqua unit from its own plan's sales and prove its recorded golf membership before the first showing.
This page is written for the Alberi Acqua owner. The full record of the three condominiums, the golf chain, the milestone registry and the flood certificates is on our Alberi Acqua at Treviso Bay guide, which this seller page sits beside, and the wider community is on our Treviso Bay guide. Selling an Alberi Acqua condo differs from any other Treviso Bay sale in five ways: your unit belongs to one of three separate condominiums, every unit carries a mandatory TPC Treviso Bay golf membership by recorded document, the buyer pays two $7,500 capital contributions, the closing runs through three estoppels, and the buildings are the oldest four-story condominiums in the community.
"Alberi Acqua" is the Southwest Florida MLS label. The recorded names are Terrace I at Treviso Bay (9715 and 9719 Acqua Court), Terrace II (9723 and 9727) and Terrace III (9731 and 9735), each with 60 units, its own board, its own budget and its own estoppel. Every unit is one of three Lennar plans: the Antonia at 1,194 county square feet, the Bellini at 1,232 and the Celiana end unit at 1,408 with a den.
Every one of the 180 units is submitted to the Treviso Bay Golf Club Declaration. Terrace I sits in Exhibit A of the original 2012 declaration (OR 4774 PG 2841), Terrace III and Terrace II were added by supplements (OR 4956 PG 271 and OR 5014 PG 1682), and Section 1.13 of the 2018 restated declaration (OR 5582 PG 3518) makes the membership mandatory. That chain is your strongest selling fact.
Your Terrace association is a Chapter 718 condominium, while the Treviso Bay Property Owners Master Association above it is a homeowners association master. The condominium resale rules in Section 718.503 therefore govern your unit's document package, and the Section 720.401 disclosure question for the master is a fork your closing agent or attorney should settle. We lay out both sides below.
An Acqua Court closing needs an estoppel from your Terrace association, one from the master association and one from the Golf Club. Your buyer pays a $7,500 master capital contribution and a $7,500 Golf Club capital contribution at closing under the 2026 fee sheet, about $15,799 in known community charges, against about $8,299 for a buyer at non-golf Trevi.
Collier County's certificates of occupancy on Acqua Court run from March 2013 to September 2014, which puts all six buildings first in line for a milestone inspection in Treviso Bay: four buildings by December 31, 2038 and two by December 31, 2039. A buyer will ask about it, and the seller who leads with the county record answers the question before it becomes a worry.
Only 22 of the 180 units carry a Florida homestead exemption on the 2026 preliminary roll, 12.2 percent, the lowest share of the three Treviso Bay terrace groups, and 21 owners mail their tax bills outside the United States, 18 of them to Canada. Most Alberi Acqua sellers are selling from away, and the sale has to be run that way.
For a prepared Alberi Acqua unit priced to its own plan's sales, yes. The Southwest Florida MLS counts 11 Alberi Acqua closings in the 12 months to September 23, 2026 at a $500,000 median, and five listings were active that day, which is about five and a half months of supply across 180 units, with no Celiana end unit and only one upper-floor unit for sale.
Data updated: September 2026 (Southwest Florida MLS Matrix, Treviso Bay development, closed September 23, 2025 to September 23, 2026, retrieved 23 Sep 2026; Collier County Property Appraiser recorded-sales file, published 29 Aug 2026)
Eleven sales is the first window, counting back, that holds ten or more Alberi Acqua closings, so the median is published and every sale is listed beside it.

Window: the 12 months to September 23, 2026. Eleven sales, total $5,751,500, median $500,000 (the sixth of eleven, an observed sale price), mean $522,864. The September 2026 sale is a special-circumstance record without a days-on-market figure, so days on market is the median of ten. Plan and floor come from the county roll.
By plan, the Celiana end units sold at a $542,500 median across six sales, the Bellinis at $508,750 across two and the Antonias at $479,000 across three. By association, Terrace II sold at a $550,000 median across four sales, Terrace I at $500,000 across four and Terrace III at $490,000 across three. Three sales closed under $500,000, five between $500,000 and $549,999, and three at $585,000 or more.
On September 23, 2026 the MLS showed five Alberi Acqua listings and none pending, at $525,000, $489,900, $475,000, $449,900 and $439,000, a $475,000 median list price and a median 156 days on market. Four of the five were first-floor units and none was a Celiana end unit. A buyer shopping Acqua Court this season compares your unit with those five and with the six Giaveno and seven Trevi listings of the same plans.
The median was 68 days on market across the ten sales with a figure, from 5 days to 274. The two fastest Celiana sales went under contract in 12 and 27 days in March 2026. The three slowest sales, at 190 to 274 days, had each been listed 5 to 10 percent above the price they finally reached. The median sale closed at 96.0 percent of its final list price.
With five listings on the street and eleven sales a year, the price you open at decides the season. Alberi Acqua prices rose from a $475,000 median in late 2021 to a $565,000 peak in 2024, fell to $500,000 in 2025 and have steadied at $517,500 for 2026 to date, across 50 MLS closings in five years. Sale-to-list slid from 100 percent to about 96 percent as the median days on market lengthened from single digits to between 47 and 68.

2026 (to September 23) | 7 | $517,500 | $420.05 | 96.1% | 68 |
Across all 50 Alberi Acqua closings in the five years to September 23, 2026, the median was $541,500, $441.38 per square foot, 98.5 percent of list and 12 days on market, on a range of $390,000 to $690,000. The five-year high was a Celiana end unit at 9723 Acqua Court in June 2025. Total five-year volume was $26,948,500.
Collier County's recorded sales go back to Lennar's first closings in November 2012. Qualified resales barely moved between 2014 and 2019, from a $242,000 median to $269,500, dipped to $240,900 in 2020, then jumped to $352,000 in 2021 and $559,000 in 2022. That step is the whole appreciation story on Acqua Court.
Original Alberi Acqua buyers paid Lennar a median of $211,200 between November 2012 and September 2014. The ten owners who resold between September 2025 and June 2026 sold at a median 140.3 percent above their original price, a median gain of $292,000, after a median hold of 12.4 years. Only one qualified resale on Acqua Court has ever closed below its original price, by 0.3 percent in 2019.
The Property Appraiser values every Alberi Acqua building identically, by plan and floor. The median just value of all 180 units rose from $220,176 in 2021 to $454,600 in 2025, and the 2026 preliminary roll cuts it 8.1 percent to $417,640. The 2026 grid runs from $402,380 for a first-floor Antonia to $475,160 for a third-floor Celiana, rising $5,000 a floor. An assessment is not a price.
The recent Alberi Acqua sales that matter most to your price are the ones of your own floor plan, then your floor and position, then your association. A buyer's agent and a buyer's appraiser will line your unit up against the same-plan sales on Acqua Court first, then against Giaveno's identical plans, and adjust for condition, view and equipment age.
Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 23 Sep 2026; Collier County Property Appraiser recorded-sales file, published 29 Aug 2026)
A Celiana seller's comparables over the last 12 months are $490,000, $500,000, $500,000, $585,000, $595,000 and $610,000. A Bellini seller's are $500,000 and $517,500. An Antonia seller's are $460,000, $479,000 and $515,000. With fewer than ten sales of any one plan in the window, we list them rather than average them for your unit.
Lennar charged almost nothing for height, but the resale market now pays for it. On qualified county resales since 2022, third-floor units sold about 10.7 percent higher per square foot than first-floor units, and fourth-floor units about 7.4 percent higher. Positions 1 and 8 on floors one to three are the Celiana end units; the fourth floor has no Celiana, so its largest plan is the corner Bellini.
Terrace I, II and III dues differ, from $5,000 to $5,976 a year on 2026 MLS records, and a buyer notices the difference. Terrace II's median sale led the last 12 months at $550,000 on four sales, helped by two Celiana closings, while Terrace III's three sales had a $490,000 median. The association matters less than the plan, but it belongs in the pricing.
The highest Alberi Acqua sale of the last 12 months was a first-floor Celiana end unit in Terrace II at $610,000 in September 2026, at its full list price, about $433 a square foot. It sits below the June 2025 five-year high of $690,000, also a Celiana at 9723, and above the two March 2026 Celiana sales at $585,000 and $595,000. That is what a well-presented end unit has been able to reach this year.
An appraiser for a financed buyer will reach for the most recent same-plan sales on Acqua Court and, where they are thin, the same plan at Giaveno, which the county values identically. We hand the appraiser the recorded sales, the golf chain, the air-conditioning permit and any flooring approval, so adjustments rest on documents rather than guesses.
Alberi Acqua and Giaveno are the only two Treviso Bay streets where a four-story Terrace condominium comes with golf by recorded document, and most Alberi Acqua buyers look at both. Alberi Acqua offers the higher recent median, first floors at or above today's base flood elevation and one manager across all three associations; Giaveno offers newer buildings and later milestone dates.

A buyer should choose Alberi Acqua for golf with the thicker flood margin of the two golf blocks, one management company across all three associations and the street that has held the top resale price in the Terrace group. A buyer should choose Giaveno for the same membership at about $20,000 less, newer buildings, later milestone dates and re-roofs already permitted on four of six buildings.
Trevi sells the same Lennar plans in eight later buildings whose declarations say golf is "not appurtenant" to any unit. It sold 16 units at a $407,500 median over the same 12 months. On recorded deeds since September 2025, Alberi Acqua resales carry a median premium of $90,000, or 22.0 percent, over Trevi, and the county values the two exactly $80,000 apart.
Your listing competes with the Giaveno inventory as much as with the other Acqua Court units. Your marketing should lead with what Giaveno cannot offer: first floors at or above the 2024 base flood elevation on every surveyed building, one management company across all three associations, and the recorded golf chain in the file. Price inside the band a Giaveno buyer can also reach.
McGreevy and Comisar price an Alberi Acqua condo against the recorded sales of the same floor plan on Acqua Court, then adjust for floor, end or interior position, association dues, condition, the age of the air conditioner and water heater, and any board-approved flooring, and finally test the number against the live Acqua Court, Giaveno and Trevi listings of the same plan.
Before we price an Alberi Acqua unit we check six things in this order: the plan and its county square footage; the floor and position, because the end units and upper floors carry the premiums; the association and its current dues; the age of the air-conditioning equipment and water heater, which the owner insures and maintains; whether any hard flooring above the ground floor has the board's written approval; and the recorded sales of the same plan.
An automated estimate sees 180 units in three sizes and a county roll that values each plan and floor at one number, $5,000 apart. It does not see that golf is bundled by recorded document, that the county's own values put Alberi Acqua $80,000 above the same plan at Trevi, or that three measurements of the same unit circulate in listings. A Bellini can appear at 1,137 square feet on one listing and 1,232 on another.
The first is the golf chain, which a model reads as a fee rather than an asset. The second is the view, because some units look south over the district's lakes toward state conservation land and others do not, and no public record says which. The third is equipment age, since original 2013 and 2014 air conditioners are due. The fourth is the paperwork: a unit with its estoppels ordered and its approvals in hand sells faster.
With five Acqua Court listings, six at Giaveno and seven at Trevi on September 23, 2026, a buyer can compare more than a dozen units of the same three plans inside one gate. We set a list price that wins the first thirty days against that field, because the three slowest Alberi Acqua sales of the last year each sat six to nine months after opening 5 to 10 percent too high.
McGreevy and Comisar market an Alberi Acqua condo to the golfers, seasonal owners and Canadian and Northeast buyers who make up Acqua Court's owner base, through professional photography, video and aerial capture, MLS exposure, agent outreach and a qualified-buyer database, with the recorded golf chain, the milestone year and the building's elevation certificate in the listing file from day one.
On the 2026 roll, 159 of the 180 owner mailing addresses are in the United States, 18 in Canada and one each in Switzerland, the United Kingdom and China. After Florida, the leading places are Massachusetts, Ontario, New York, New Jersey, Pennsylvania, Michigan and Illinois. Alberi Acqua buyers are mostly seasonal golfers, which sets both the marketing calendar and the channels.
An Acqua Court unit sells on light, space and outlook, so the photography is timed for the light on your side of the building and for any view south over the lakes, with aerial capture that shows the six buildings, the Terrace Pool at 9720 Acqua Court and the short trip to the TPC clubhouse. Video lets a buyer in Ontario or Massachusetts walk the plan before booking a flight.
A listing remark saying "golf included" proves nothing, and nine of the 55 Alberi Acqua MLS records of the last five years show no club fee at all. We put the recorded chain in the listing file: OR 4774 PG 2841, OR 4956 PG 271 or OR 5014 PG 1682, and OR 5582 PG 3518, plus a current Golf Club estoppel. A buyer's agent who can verify the membership in minutes writes a firmer offer.
With 18 Canadian owners and large blocks of Massachusetts, New York and New Jersey owners already on Acqua Court, the next buyer is often someone who knows an owner. We reach those buyers through agent networks in their home markets, video tours and a closing that can be run by mail, and we explain the Treviso Bay fee stack in plain annual numbers.
Some Alberi Acqua owners want quiet, for an estate, a health change or simply privacy. We can market a unit agent-to-agent before it reaches the MLS. The trade is exposure, and less exposure can mean a lower price, so we tell you honestly which way that trade lands for your unit.
A buyer will see five annual lines: the Terrace dues, the $7,420 master fee, the $5,350 golf fee, the $750 dining minimum and the $2,288.83 Community Development District assessment on the tax bill, which MLS fee totals leave out. We put each figure and its source in the listing file, so the fee conversation happens before a contract rather than during the seven-day review.
McGreevy and Comisar negotiate an Alberi Acqua contract at partner level, never through an assistant, and we build the condominium's seven-day document review, the three estoppels, the master resale application and the buyer's lender questionnaire into the contract dates, so that none of them becomes a late surprise that reopens the price.
Jesse McGreevy or Marc Comisar handles every offer, counter and inspection response personally. The Alberi Acqua median closed at 96.0 percent of list over the last 12 months, so buyers expect to negotiate, and the tone of the first counter matters as much as the number in it.
Under Section 718.503 an Alberi Acqua buyer may cancel within seven days, excluding weekends and legal holidays, after signing and receiving the required condominium documents. We request the package from Advanced Property Management Services before listing and deliver it at contract so the clock starts at once, then answer the buyer's questions about the budget and the reserve study inside that window.
A buyer's inspector will price the owner's items: the air-conditioning equipment, the water heater, the appliances and any interior leak. The declarations place the air conditioner on the owner, and many Acqua Court units still run original 2013 and 2014 equipment. Collier County requires replacement equipment in this flood zone at the base flood elevation plus one foot, so a replacement quote should say whether the pad will be raised.
A lender financing an Acqua Court unit sends the association a condominium questionnaire and reviews the budget, reserves, insurance and any litigation. We get the questionnaire answered early, and we keep a cash or portfolio-lender backup buyer in view, because a lender that says no in week three costs a seller the whole season.
The Terrace association, master association and Golf Club estoppels are ordered on the first business day after signing, and the buyer's master resale application goes in the same week. We set the closing date with every desk in view, and for an owner who lives away we arrange a mail-away closing through the title company.
Selling an Alberi Acqua condo costs the negotiated commission, Florida documentary stamp tax on the deed at $0.70 per $100, the Terrace association, master association and Golf Club estoppel fees, a municipal lien search, and prorated taxes and assessments. In Collier County the buyer customarily pays the owner's title policy, and the buyer pays both $7,500 capital contributions.
Data updated: September 2026 (Florida Statutes 201.02, 718.116 and 720.30851; Treviso Bay 2026 Annual Fee Sheet, revised 11 May 2026; Southwest Florida MLS Matrix, retrieved 23 Sep 2026; Collier County Property Appraiser 2026 preliminary roll, published 29 Aug 2026)
Florida charges $0.70 per $100 of consideration under Florida Statutes 201.02, and a Florida seller customarily pays it on a resale. At the Alberi Acqua twelve-month median of $500,000 that is 5,000 taxable units, or $3,500. At the $610,000 top sale of the year it is $4,270. It is the largest fixed cost of selling after commission.
In Lee County the seller customarily chooses the closing agent and pays the owner's title policy. In Collier County, where Treviso Bay sits, the custom flips and the buyer customarily chooses and pays. No statute fixes the allocation, so the contract controls, and a seller who has sold before in Lee County should confirm it in writing rather than assume the habit.
An Alberi Acqua sale needs a condominium estoppel under Florida Statutes 718.116(8) from your Terrace association, a master estoppel from the Treviso Bay Property Owners Master Association and a Golf Club estoppel. The master association lists its estoppel at $299, or $418 rushed. The Terrace and Golf Club fees are not published; the 2024 statutory cap for a current condominium or homeowners association account is $299, plus $119 for delivery within three business days.
Under the 2026 fee sheet the buyer pays the $7,500 master capital contribution, the $7,500 Golf Club capital contribution under Section 6.4 of the Golf Declaration, the $50 master resale application, the $250 Rookery Bay Environmental Grant fee and the $200 post-closing set-up fee. Put each fee on the right side of the closing statement early and the last week of the contract stays quiet.
Since August 17, 2024, offers of buyer broker compensation cannot be advertised in the MLS, buyers sign written agreements with their own agents, and every commission is negotiable and not set by law. What you negotiate with us is the listing side; whether to offer anything toward the buyer's agent is a separate decision we make together, off the MLS.

The proration line is 181 days of a $4,072 bill, the median 2026 preliminary total bill across the 180 units. Your own net sheet uses your price, your bill and your closing date, and we build it with you before you sign a listing agreement.
An Alberi Acqua seller must give the buyer the condominium document package that Florida Statutes 718.503 requires for the Terrace association, including the structural integrity reserve study or a statement that none is complete, plus the property tax disclosure summary and any known material defect that is not readily observable. The master association adds a statutory fork for your closing agent.
Terrace I, II and III are condominiums under Chapter 718 of the Florida Statutes, so the condominium resale rules in Section 718.503 set your document duty for the unit. Section 720.401(2) says the homeowners association disclosure section does not apply to associations regulated under Chapter 718, 719, 721 or 723. This is information, not legal advice, and your closing agent or attorney should confirm the documents for your specific sale.
The Treviso Bay Property Owners Master Association sits above all three Terrace condominiums and is not itself a condominium association, so a 720 master mixes here with 718 condominiums. Where Section 720.401 applies, it is a pre-contract duty ("before executing the contract for sale"), it falls on the parcel owner on a resale, the contract must carry the Section 720.401(1)(b) voidability clause in conspicuous type, and a buyer who does not receive it may cancel "within 3 days after receipt of the disclosure summary or prior to closing, whichever occurs first." Whether a master disclosure summary is owed on a condominium unit is exactly the question to settle with your closing agent or attorney before you sign, and we raise it at listing.
At the seller's expense, the buyer receives the declaration, articles, bylaws and rules, the annual financial statement and budget, the frequently asked questions sheet, the governance form, the association's most recent structural integrity reserve study or a statement that none has been completed, and any milestone inspection summary once one exists. We request every item from Advanced Property Management Services before listing.
The buyer may cancel within seven days, excluding Saturdays, Sundays and legal holidays, after signing and receiving the required documents. A package delivered late does not help the seller; it only lengthens the period in which the buyer can walk. Deliver at signing.
Florida Statutes 689.261 requires that a buyer of residential property receive a property tax disclosure summary warning not to rely on the seller's current taxes. Only 22 Alberi Acqua units are homesteaded, so most sellers already pay close to full value, but a homesteaded seller's bill says little about the buyer's, and the summary covers that change.
Under Johnson v. Davis, a Florida seller who knows of facts materially affecting value that are not readily observable must disclose them. For an Acqua Court unit that means prior leaks from above or below, insurance claims, unapproved alterations, hard flooring installed without board approval and any known special assessment. No building-level storm repair appears in Collier County's permit files from 2020 to July 2026.
Collier County's milestone registry lists all six Alberi Acqua buildings as not yet due, with first milestone inspections by December 31, 2038 for four buildings and December 31, 2039 for two, the earliest deadlines in Treviso Bay. All three associations also appear in the state's structural integrity reserve study database, which answers a Florida condominium buyer's first structural question.
Data updated: September 2026 (Collier County milestone registry layer and Milestone Buildings by Year, as of January 2026, retrieved 23 Sep 2026; Florida DBPR structural integrity reserve study databases)
Building | Address | Condominium | County milestone record | Certificate of occupancy | First milestone due |
|---|---|---|---|---|---|
1 | 9715 Acqua Ct | Terrace I | PL20230011847 | March 4, 2013 | December 31, 2038 |
2 | 9719 Acqua Ct | Terrace I | PL20230011848 | March 4, 2013 | December 31, 2038 |
3 | 9723 Acqua Ct | Terrace II | PL20230011849 | September 10, 2014 | December 31, 2039 |
4 | 9727 Acqua Ct | Terrace II | PL20230011853 | April 8, 2014 | December 31, 2039 |
5 | 9731 Acqua Ct | Terrace III | PL20230011855 | November 20, 2013 | December 31, 2038 |
6 | 9735 Acqua Ct | Terrace III | PL20230011859 | August 21, 2013 | December 31, 2038 |
Section 553.899 of the Florida Statutes requires a milestone inspection of every condominium building of three or more habitable stories by the year it turns 30, and lets the local agency require it at 25 where salt water calls for it. Collier County adopted that option inside a three-mile saltwater buffer, and all six Acqua Court buildings sit inside it, so the registry dates are the certificate-of-occupancy year plus 25.
The Department of Business and Professional Regulation's public database of studies submitted from July 2025 lists Terrace I, Terrace II and Terrace III, and its earlier database lists Terrace I and Terrace II. The databases record that a study was reported, not what it found. We have not seen the studies and do not state their findings; the buyer receives the most recent one through the resale package, so read it before you list.
Collier County's monthly permit files from January 2020 to July 2026 show no roof, structural, balcony, window or storm-repair permit on any Acqua Court building, which suggests the concrete tile roofs are original, now about 12 to 13 years old. Four of Giaveno's six buildings were re-roofed in 2025 and 2026. A buyer reads an original roof as a future reserve item, so know what the study says about it.
The flood zone shapes the Alberi Acqua buyer pool rather than capping the price: all six buildings are in FEMA Zone AE with a base flood elevation of 8 feet on the map effective February 8, 2024, so a financed buyer needs adequate flood coverage, and the four county-filed elevation certificates put first floors at 8.00 to 8.24 feet, at or just above that line.
Data updated: September 2026 (FEMA National Flood Hazard Layer, panel 12021C0603J, effective 8 Feb 2024; FEMA preliminary map, March 2025; county-filed elevation certificates; Collier County 2026 flood protection newsletter)
FEMA's National Flood Hazard Layer and Collier County's 2024 flood layer both return Zone AE, base flood elevation 8 feet NAVD88, on panel 12021C0603J at all six building points, within one continuous zone. FEMA's March 2025 preliminary map reissues the panel as 12021C0603K with no change to the AE-8 designation on Acqua Court. Check it again at closing, because preliminary maps can change before they take effect.
Building | First floor | Lowest machinery (air-conditioning pad) | First floor against today's 8-foot base flood elevation |
|---|---|---|---|
3, 9723 Acqua Ct | 8.09 ft | 7.84 ft | 0.09 ft above |
4, 9727 Acqua Ct | 8.19 ft | 7.9 ft | 0.19 ft above |
5, 9731 Acqua Ct | 8.24 ft | 7.6 ft | 0.24 ft above |
6, 9735 Acqua Ct | 8.0 ft | 7.4 ft | Level with it |
No elevation certificate is indexed for buildings 1 and 2 (9715 and 9719), so the four-building range should not be read as applying to them. Giaveno's first floors sit at 7.74 to 7.94 feet, below today's line.
Every surveyed air-conditioning pad on Acqua Court sits 0.10 to 0.60 feet below today's base flood elevation, and the declarations make the equipment the owner's to insure and maintain. Collier County requires new or replacement mechanical equipment at the base flood elevation plus one foot, 9 feet here, so a buyer will ask whether your condenser has been replaced and raised. Know the answer and have the permit.
All six buildings are in hurricane evacuation Zone A on both Collier County's and the state's maps. The nearest measured water in Hurricane Ian was 6.38 to 6.39 feet at the Henderson Creek campground, 2.85 miles away, about 1.6 feet below building 6's first floor. That does not prove Acqua Court stayed dry, and we do not claim it did; say what your unit experienced.
Put the building's elevation certificate where one exists, the association's insurance declarations, your own HO-6 policy and any flood policy in the listing file. The declarations make association flood and wind coverage elective, so a buyer's lender asks what the association carries. A buyer's agent who can get a quote on day one keeps the buyer inside the seven-day window with confidence.
An Alberi Acqua buyer will pay five recurring lines, the Terrace dues, the $7,420 master association fee, the $5,350 golf fee, the $750 dining minimum and the $2,288.83 Community Development District assessment on the tax bill, about $20,800 to $22,100 a year in all, plus a Collier County tax bill that resets on the purchase price.
Data updated: September 2026 (Treviso Bay 2026 Annual Fee Sheet, revised 11 May 2026; Wentworth Estates CDD FY2027 Adopted Budget, 14 May 2026; Southwest Florida MLS fee fields on 2026 Alberi Acqua listings, retrieved 23 Sep 2026)
The Terrace associations do not publish their budgets, so the dues are the 2026 figures entered on Alberi Acqua MLS listings: $5,200 a year in Terrace I ($1,300 a quarter), $5,000 in Terrace II ($1,250 a quarter, with one 2026 sale showing $1,570) and $5,976 in Terrace III ($1,494 a quarter). The Terrace estoppel certificate is the binding figure for a specific unit on a specific date.
The 2026 master fee is $7,420 a year: $5,523 of maintenance, $885 of bulk cable and internet, $812 of reserves and $200 of capital reserve, per the master association's fee sheet. Owners who elect internet only pay $362 instead of $885 for that line. The master fee has risen from $5,480 on 2021 MLS records, about 35 percent.
The 2026 Golf Association fee is $5,350 a year, $3,850 of dues, $1,400 of reserves and a $100 capital charge, up from $3,680 on 2021 MLS records, about 45 percent. The master association adds a $750 food and beverage minimum. Because golf is mandatory under Section 1.13 of the Golf Declaration, the buyer carries both lines whether or not they play.
The Wentworth Estates Community Development District bills $1,499.21 of operations and maintenance and $789.62 of debt service per Alberi Acqua unit for fiscal 2027, $2,288.83 in all, on the Collier County tax bill. MLS "total annual recurring fees" figures on 2026 Alberi Acqua records ($18,720, $18,520 and $19,496 by association) leave it out. The debt portion ends when the district's bonds mature on May 1, 2037.
The 2026 preliminary roll puts the median Alberi Acqua total tax bill at $4,072.00: $4,102.52 in Terrace I, $3,991.01 in Terrace II and $4,185.57 in Terrace III. With only 22 units homesteaded, most bills already carry no homestead exemption, but a buyer's bill still resets on the purchase price, so a closing agent's estimate is the planning figure.
The buyer's known community charges at closing come to about $15,799: the two $7,500 capital contributions, the $50 master resale application, the $250 Rookery Bay grant fee, the $299 master estoppel and the $200 set-up fee. We do not add the recurring layers into a single monthly figure in the listing, because each is a disclosure from a different party on a different cycle.
The Alberi Acqua rules that affect a sale are the leasing limits a tenant-occupied sale must respect, the pet caps your buyer must meet, the ban on barbecue grills, the board approval required for hard flooring above the ground floor and for any shutter or alteration, and the master association's control of signs, all set by the recorded Terrace declarations and the 2021 restated Master Declaration.
Both layers allow leases of at least 30 days, no more than four a year, the whole unit only and no subleasing, on an approved lease form. The master declaration adds a $100 fee per adult applicant and a 15-day approval window. A buyer who inherits a tenant knows the lease is bounded, and the lease terms go to the buyer's agent at the first showing.
The 2021 restated Master Declaration (Section 5.14, OR 5934 PG 2757 to 2758) allows three cats and/or dogs with no weight limit and bans aggressive breeds, but the Terrace II and Terrace III declarations cap pets at two, each under 25 pounds. Terrace II's 2025 board rules mention one dog up to 50 pounds, which conflicts with its declaration. Tell buyers with a larger dog early, because the rule decides the sale for them.
"Barbecue grills are prohibited on any portion of the Condominium" under Section 18.3 of the Terrace declarations, and Terrace II's 2025 rules bar smoking and vaping on lanais, in hallways and within 25 feet of the buildings. Buyers who picture grilling on the lanai need to hear it before they write, not during the seven-day review.
Above the ground floor, hard flooring is limited to foyers and bathrooms unless the board approves sound-deadening padding under Section 18.19. Terrace II's 2025 rules say plainly that the floors are not insulated and that noise is among the most frequent complaints. If your upper-floor unit has tile or wood, find the approval letter before listing.
No owner may alter a unit or install a shutter without the board's written consent under Section 11.1, and the impact glass windows and sliding doors may not be altered at all under Section 11.1.5. A buyer's inspector will ask about any change visible from outside, which also needs the master association's architectural approval.
The master association controls signs under its declaration and rules and allows only its approved sign style, and every visitor enters through the gatehouse at 9050 Treviso Bay Boulevard. An Alberi Acqua listing is sold through photography, video, the MLS, agent outreach and scheduled showings, and we pre-authorize every buyer's agent at the gate.
An Alberi Acqua sale takes the time to find the right buyer in a market of about eleven sales a year, a median 68 days on market over the last 12 months, plus a contract period that includes the seven-day condominium review, three estoppels, the master resale application and, for a financed buyer, the lender's condominium questionnaire and appraisal.
Data updated: September 2026 (Southwest Florida MLS Matrix, closed September 23, 2025 to September 23, 2026, retrieved 23 Sep 2026)
With most owners living away for much of the year, Alberi Acqua's buyers are mostly seasonal. A listing live by November meets the winter buyer pool while it is in Naples, and the March 2026 Celiana sales went under contract in 12 and 27 days. A summer listing reaches fewer buyers but faces less competition.
Valuation and document request in week one; photography, video and aerial in week two; listing live in week three; contract, document delivery and the seven-day review; the three estoppels ordered on the first business day and the buyer's master resale application filed the same week; lender questionnaire and appraisal; closing once the estoppels are current and the buyer's application is approved.
Many Alberi Acqua owners sell from out of state or from Canada. Marc handles showings, contractors and inspections in person, Jesse handles the paperwork and the associations, and the title company arranges a mail-away closing. A Canadian seller should engage a cross-border tax adviser early, because a buyer withholds under FIRPTA unless an exemption or reduced rate applies.
You get a free Alberi Acqua home valuation by requesting one online or calling Jesse McGreevy at (239) 898-6072. The valuation is a written opinion of value built from the recorded sales of your floor plan on Acqua Court and at Giaveno, adjusted for your floor, position and condition, with your buyer's fee stack and closing charges beside it. There is no cost and no obligation to list.
You receive the same-plan recorded and MLS sales with their dates and sources, the live competition on Acqua Court, at Giaveno and at Trevi, the fee lines and closing charges your buyer will underwrite, your building's milestone year and elevation certificate, and a recommended list price with a defensible range. Request it through our Alberi Acqua home valuation page or the McGreevy and Comisar valuation form.

With five listings and eleven sales a year on Acqua Court, and six more at Giaveno, the opening price decides the sale. We would rather you see the same-plan evidence and the number before you commit to anything, and many Alberi Acqua owners use the valuation to decide whether to list this season or next.
McGreevy and Comisar are a top-reviewed listing team on Google, and the quotes below are genuine five-star client reviews reproduced in each reviewer's own words. We publish no aggregate score and no star-rating widget. Read the full set on the McGreevy and Comisar Google reviews profile.
★★★★★ "Not living in the area, Jesse made life easy for me when we decided to sell our condo. His attention to detail, patience, understanding, and tenacity in dealing with all the moving parts was truly impressive." Eric Acra, verified Google review
Most Alberi Acqua owners are not in Naples all year, and an Acqua Court sale has more moving parts than a house: three estoppels, two capital contributions and a condominium document package.
★★★★★ "Their recommendation on pricing my unit was sound and proved prescient. I never questioned their integrity and found it easy to rely on their recommendations. I would work with them again in a heartbeat." Charlie Carroll, verified Google review
On a street where the three slowest sales of the year each opened too high, pricing judgment is the whole game.
★★★★★ "We had been on the market for several months with no offers. When we signed with Marc our house was sold in 2 weeks. He has a unique system for selling homes." Sandra Decker, verified Google review
★★★★★ "Jesse was very professional, helpful and kept in touch with ideas and suggestions which developed into a sale. Highly recommend his company for their excellent follow through." Donald Vogler, verified Google review
An Alberi Acqua specialist matters because the facts that decide an Acqua Court sale live in recorded documents rather than a listing feed: the golf chain for your condominium, the three estoppels, the Terrace declaration's pet, grill and flooring rules, the milestone registry, the elevation certificates and a same-plan price record that the county roll flattens.

A general agent may price an Alberi Acqua unit off a Trevi comparable of the same plan, leave the golf fee field blank, order two estoppels instead of three, miss the flooring approval letter, or quote the MLS fee total without the district line. None of those errors is exotic, and each costs a seller time or money.
Most Treviso Bay sellers own coach homes, Veranda condominiums or single-family houses, with different fee stacks and no milestone clock. Our guide to selling a Treviso Bay home covers the whole community, and owners who want a community-wide number can start with a free Treviso Bay home valuation. Acqua Court's terrace rules sit at one end of that spectrum.
Many Alberi Acqua sellers are also buyers, moving to a larger Treviso Bay home, a Veranda or coach home with a garage, another Naples golf community or a smaller seasonal place. McGreevy and Comisar represent both sides of that move with one calendar, so the sale funds the purchase and the two closings do not collide in season.
We sequence the two contracts so the sale's estoppels and closing land before the purchase closing, or we write the purchase contingent on the sale where the market allows. Marc runs the buy side; Jesse runs the sale. Read how we represent buyers in Southwest Florida.
Some Acqua Court owners move to a coach home at Di Napoli or a Veranda condominium at Venezia for a garage and more space. The golf status and capital contributions of the new home matter to that move, and our Treviso Bay buyer guide covers the purchase side of the whole community.
These are the questions Alberi Acqua owners ask before they list, answered from the recorded Terrace and Golf Club declarations, Florida's condominium statutes, Collier County's files, the master association's 2026 fee sheet and the Southwest Florida MLS, each with its window and source.
Start with a written valuation from the same-plan sales, request the condominium document package and order the three estoppels early, and decide how public the marketing should be. Then list with a team that puts the recorded golf chain and the building's records in the file before the first showing. Call Jesse McGreevy at (239) 898-6072.
The one who can price your plan from the recorded sales, prove the golf membership on the record, deliver the Section 718.503 package at contract and run three estoppels without a late surprise. McGreevy and Comisar are Top 1% Real Estate Agents Nationally Since 2008 and the #1 Team in Southwest Florida since 2012.
The last 12 months of sales ran from $460,000 to $610,000, median $500,000 and $405.84 per square foot. Celianas sold at a $542,500 median, Bellinis at $508,750 and Antonias at $479,000. Your plan, floor, position and condition place you in that range; a free Alberi Acqua home valuation gives you the number.
Yes. "Alberi Acqua" is the Southwest Florida MLS label. The recorded condominiums are Terrace I at Treviso Bay (9715 and 9719 Acqua Court), Terrace II (9723 and 9727) and Terrace III (9731 and 9735), each with 60 units.
Eleven closed in the twelve months to September 23, 2026, for $5,751,500 in total volume, and 50 closed through the MLS in the last five years.
A median of 68 days on market over the last 12 months, from 5 days to 274. The two fastest Celiana sales took 12 and 27 days in March 2026; the three slowest had each opened 5 to 10 percent above their final price.
A median 96.0 percent of the final list price over the last 12 months, down from 100 percent in 2021 and 2022. Over five years the median is 98.5 percent.
Balanced: five listings against eleven sales a year is about five and a half months of supply. Four of the five listings on September 23, 2026 were first-floor units and none was a Celiana end unit, so an upper-floor or end-unit seller faces less direct competition.
Down from the 2024 peak and steady since. The median was $565,000 in 2024, $500,000 in 2025 and $517,500 in 2026 to September 23, and the 2026 preliminary county value is 8.1 percent below 2025.
Yes. On county resales since 2022, third-floor units sold about 10.7 percent higher per square foot than first-floor units and fourth-floor units about 7.4 percent higher. The county's 2026 values rise $5,000 a floor.
Yes. The county values Alberi Acqua exactly $80,000 above Trevi, which sells the same plans without golf, and recorded resales since September 2025 carry a $90,000 median premium. Prove it with the recorded chain and a current Golf Club estoppel.
Yes. Under Section 4.6 of the Golf Declaration the membership cannot be separated from the unit, so it passes with the deed. Your buyer pays the $7,500 Golf Club capital contribution at closing.
The buyer: $7,500 to the master association and $7,500 to the Golf Club under the 2026 fee sheet and Section 6.4 of the Golf Declaration. Confirm any exemption for a transfer to a spouse or trust with the master association under the 2021 text.
Three: the Terrace condominium estoppel under Section 718.116(8), the master association estoppel and the Golf Club estoppel.
The master association lists $299, or $418 rushed. The Terrace and Golf Club fees are not published; the 2024 statutory cap for a current account is $299, with $119 more for delivery within three business days. In Collier County practice the seller customarily pays.
Advanced Property Management Services, 1035 Collier Center Way, Naples, manages Terrace I, II and III, per the associations' 2026 state filings. Terrace III switched from Tropical Isles on September 9, 2026.
Under Florida Statutes 718.503: the declaration, articles, bylaws and rules, the annual financial statement and budget, the frequently asked questions sheet, the governance form, and the most recent structural integrity reserve study or a statement that none is complete.
Seven days, excluding Saturdays, Sundays and legal holidays, after signing the contract and receiving the required condominium documents.
Not for the Terrace condominium itself: Section 720.401 does not apply to associations regulated under Chapter 718. The Treviso Bay master association above it is not a condominium association, so ask your closing agent or attorney how the master side is handled. This is information, not legal advice.
There is none yet. The Acqua Court buildings are not due until December 31, 2038 or 2039 under Collier County's registry. Share the county's registry record showing the due date.
Not if you lead with it. A milestone inspection is a scheduled engineering review, not a repair order, and the date is twelve years out. Buyers who learn it from the listing trust the file.
What the association's records show, in writing. All three associations appear in the state's database of studies submitted from July 2025; the buyer receives the most recent study through the resale package.
They have already raised the dues: Terrace I rose from $720 a quarter in 2022 to $1,300 in 2026 and Terrace III from $786 to $1,494. A completed study and a funding plan give buyers the certainty they are paying for.
Yes. All six buildings are in FEMA Zone AE with an 8-foot base flood elevation on panel 12021C0603J, effective February 8, 2024. The four surveyed first floors sit at 8.00 to 8.24 feet.
It shapes the buyer pool more than it caps the price. Buyers who have priced flood cover before touring write offers; we give them the elevation certificate and the association's insurance details early.
If it is original 2013 or 2014 equipment, a buyer's inspector will flag it. Collier County requires replacement equipment at 9 feet here, so any replacement should be permitted and raised where required.
The negotiated commission, documentary stamp tax at $0.70 per $100, three estoppel fees, a municipal lien search, and prorated taxes and assessments. At the $500,000 median the deed stamps are $3,500.
By Collier County custom the buyer usually chooses the closing agent and pays the owner's title policy, the reverse of the Lee County custom. The contract controls.
Yes. Commission is not set by law. Since August 17, 2024, offers of buyer broker compensation cannot be advertised in the MLS, and buyers sign written agreements with their own agents.
Only in the style the master association approves under its declaration and rules. Most Acqua Court buyers find a listing through the MLS, photography, video and agent outreach, not a sign.
Yes, subject to the lease, which must run at least 30 days and count toward the four-a-year limit. Coordinate every showing with your tenant and give the buyer a copy of the lease.
Yes. Many Acqua Court buyers are seasonal and want a turnkey unit. Furniture is personal property and can convey by a separate bill of sale; list what conveys so the lender and appraiser treat it correctly.
Your buyer must meet the pet rules on their own: two pets under 25 pounds each in Terrace II and III under the declarations, within the master limit of three. Tell buyers with a larger dog early.
For an Acqua Court unit, yes: the air conditioner, water heater, appliances and any leak are the owner's, and a buyer's inspector will price every one of them. The standard wind mitigation form is written for one-to-four-unit buildings, so ask which report your buyer's insurer will want.
Possibly, if you hold a homestead exemption; only 22 of the 180 units do. The median 2026 preliminary total bill is $4,072, and a buyer's bill resets on the purchase price.
Yes. Agent-to-agent marketing before the MLS suits an estate or a private sale. The trade is exposure, and we tell you which way it lands for your unit.
Possibly. Florida has no state personal income tax, so the exposure is federal, and a qualifying primary residence exclusion can shelter part of the gain. A second home does not qualify. Talk to your CPA before you sign.
The Foreign Investment in Real Property Tax Act generally requires the buyer to withhold part of the price when the seller is a foreign person, with reduced rates and exemptions in defined cases. Eighteen Alberi Acqua owners mail tax bills to Canada. Engage a cross-border CPA early.
Inherited property generally takes a basis adjusted to fair market value at the date of death, so a documented date-of-death valuation matters. Title may need probate unless the unit was held in a trust or with survivorship.
Get a written valuation from your plan's recorded sales, request the document package and the three estoppel figures, and check the age of your air conditioner. Request an Alberi Acqua valuation or call Jesse McGreevy at (239) 898-6072.

McGreevy and Comisar list and sell homes across Southwest Florida from an office in Bonita Springs, and Alberi Acqua sits inside the East Naples golf-community market they work every week. If you are weighing a sale on Acqua Court, the first conversation costs nothing and usually saves a seller more than any decision made later.
