What Does It Take to Buy a Home in Alberi Acqua?

Buying a home in Alberi Acqua means buying one of 180 golf-bundled Lennar condominiums in six four-story elevator buildings on Acqua Court inside gated Treviso Bay, Naples, with a mandatory TPC Treviso Bay golf membership, two $7,500 capital contributions at closing and a seven-day review of the condominium documents. Eleven units sold in the last year at a $500,000 median.

The full record of the three condominiums, the golf chain, the milestone registry and the flood certificates is on our Alberi Acqua at Treviso Bay guide, which this buyer page sits beside, and the wider community is on our Treviso Bay guide. This page is about the purchase: what to check, in what order, and what it costs to own. Owners on the other side of the table should read how we sell Alberi Acqua homes or start with a free Alberi Acqua home valuation. Call Marc Comisar at (239) 287-5873 to talk through a specific unit.

If you are searching for the best buyer's agent for Alberi Acqua in Naples, Florida, McGreevy and Comisar represents homebuyers across Naples, Estero, Bonita Springs, Fort Myers, Collier County and Lee County. Whether you are relocating, buying a seasonal home or buying your first Florida golf membership, including in Treviso Bay, Lely Resort, Fiddler's Creek and the East Naples golf corridor, our team provides honest market guidance, pre-market awareness, partner-level negotiation and a clear plan to help you buy confidently.

A Golf-Bundled Condominium Inside a Gated, All-Ages Community

Treviso Bay is a gated community of 1,431 homes off US-41 East, and it is all ages, not 55 and over. The master association says 825 of those homes are bundled with golf membership, and every Alberi Acqua unit is one of them by recorded document. The course is the Arthur Hills design that opened in 2008, member-owned by Treviso Bay Golf Club, Inc. and managed by Troon.

Six Buildings, Three Floor Plans

The six buildings stand at 9715 to 9735 Acqua Court, 30 units each: eight on each of floors one to three and six on the fourth. Every unit is a Lennar Antonia (1,194 county square feet, two bedrooms), Bellini (1,232, two bedrooms) or Celiana end unit (1,408, two bedrooms plus den), with two baths, one assigned covered carport space, one storage area and one mailbox.

What Alberi Acqua Does Not Have

Alberi Acqua has no garages, no three-bedroom units, no private pools and no barbecue grills anywhere on the condominium, and Terrace II and Terrace III cap pets at two under 25 pounds each. A buyer who needs a garage should look at the Veranda condominiums at Avellino, which have detached garages, or the coach homes at Di Napoli, and we cover both.

Why Do Alberi Acqua Buyers Work With McGreevy and Comisar?

Alberi Acqua buyers work with McGreevy and Comisar because an Acqua Court purchase turns on documents a general agent rarely reads: the recorded golf chain for each condominium, the Terrace declarations, the Section 718.503 package, the master fee sheet, Collier County's milestone registry and the county-filed elevation certificates. Jesse McGreevy and Marc Comisar are Top 1% Real Estate Agents Nationally Since 2008.

What a Buyer's Agent Owes You on Acqua Court

Your agent should tell you which same-plan sales your offer is really competing with, confirm the golf membership on the recorded chain rather than a listing remark, read the budget and reserve study with you inside the seven-day window, add up all five annual fee lines including the district line on the tax bill, and order all three estoppels the week you sign. That is the job, and it is the job we do.

Who Does the Work

Marc Comisar runs the buy side in the field: tours through the Treviso Bay gate, inspections, contractor quotes and the walk-through. Jesse McGreevy runs the data, the documents and the association and Golf Club paperwork. Key Takeaways for an Alberi Acqua Buyer

  • 180 condominiums, three plans: Antonia 1,194, Bellini 1,232 and Celiana 1,408 county square feet, in six four-story Lennar elevator buildings on Acqua Court, built 2012 to 2014.
  • Prices: 11 MLS closings in the 12 months to September 23, 2026, median $500,000, $405.84 per square foot, 96.0 percent of list; range $460,000 to $610,000.
  • Golf is mandatory and bundled on all 180 units by recorded document; it cannot be declined or separated from the unit.
  • Five listings were active on September 23, 2026, from $439,000 to $525,000, four of them on the first floor.
  • Five annual fee lines: Terrace dues of $5,000 to $5,976, the $7,420 master fee, the $5,350 golf fee, the $750 dining minimum and $2,288.83 of district assessments on the tax bill, about $20,800 to $22,100 a year.
  • About $15,799 in known community charges at closing, most of it two $7,500 capital contributions.
  • Structure: first milestone inspections due 2038 and 2039 per Collier County; all three associations appear in the state's structural integrity reserve study database.
  • Flood: all six buildings in FEMA Zone AE, base flood elevation 8 feet; a financed purchase needs adequate flood coverage.

How Do We Track the Alberi Acqua Market for a Buyer?

We track the Alberi Acqua market for a buyer from two independent records: the Southwest Florida MLS for closings, listings and fee disclosures, and Collier County's recorded-sales file and 2026 preliminary roll for every original Lennar sale and qualified resale since 2012. Each figure on this page names its window and date.

Data updated: September 2026 (Southwest Florida MLS Matrix, Treviso Bay development, retrieved 23 Sep 2026; Collier County Property Appraiser files, published 29 Aug 2026)

What We Tracked in the Last Twelve Months

In the last 12 months we tracked all eleven Alberi Acqua closings in the MLS against Collier County's deed record. Over five years, 48 of 50 MLS closings match a recorded deed at the identical price; one special-circumstance sale differs by $5,000 and the latest closed after the county's file date.

Why the Numbers on This Page Are the Market's, Not Ours

Domain Realty, our brokerage, closed 658 transaction sides in Naples in the 60 months to October 5, 2026, $521.5 million in volume counted by side, per the Southwest Florida MLS pulled that day. McGreevy and Comisar are the #5 real estate team in Florida in the 2026 RealTrends rankings. A buyer needs the whole street's record to judge a price, and the whole record is what follows.

What We Bring to an Alberi Acqua Offer

The same-plan sales on Acqua Court and at Giaveno, the live competition, the fee lines and closing charges, the golf chain, the milestone record, the building's elevation certificate and the declaration's rules, assembled before you tour, so that when the right unit comes up you can write a clean offer inside days rather than weeks.

What Is the Alberi Acqua Market Like for Buyers Right Now?

The Alberi Acqua market is balanced for buyers: the Southwest Florida MLS counts eleven Alberi Acqua closings in the twelve months to September 23, 2026 at a $500,000 median and 96.0 percent of list, and five listings were active that day with a median 156 days on market, which is about five and a half months of supply.

Window: the 12 months to September 23, 2026, the first window counting back with ten or more closings. Total $5,751,500, median $500,000, median 68 days on market across the ten sales with a figure.

What Is for Sale Right Now

On September 23, 2026 the MLS showed five Alberi Acqua listings and none pending, at $525,000, $489,900, $475,000, $449,900 and $439,000, a $475,000 median list price. Four of the five were first-floor units and none was a Celiana end unit. Listings change weekly; your search is set up to catch the next one the day it appears.

What a 96 Percent Sale-to-List Means for Your Offer

The eleven sales closed at a median 96.0 percent of their final list price, from 91.1 to 100 percent, and the three that sat longest had each opened 5 to 10 percent above where they sold. A listing that has sat past a season is where negotiation room lives; a Celiana priced to its recent sales moved in 12 and 27 days.

Months of Supply

Five listings against eleven closings a year is roughly five and a half months of supply, balanced rather than tight. Add the six Giaveno and seven Trevi listings of the same three plans and a buyer inside the gate has more than a dozen units to compare.

Prices by Plan

Over the last 12 months the Celiana end units sold at a $542,500 median (six sales), the Bellinis at $508,750 (two) and the Antonias at $479,000 (three). Decide which plan you are shopping before you tour, because the plan sets the band.

What Do Alberi Acqua Condos Cost, Plan by Plan and Floor by Floor?

Alberi Acqua condos have cost $460,000 to $610,000 over the last 12 months, a $500,000 median, with Celiana end units at a $542,500 median, Bellinis at $508,750 and Antonias at $479,000. Upper floors cost more: on county resales since 2022, third-floor units sold about 10.7 percent higher per square foot than first-floor units.

Reading a Unit Number

An Alberi Acqua unit number is a code: the first digit is the county building number (1 to 6), the second the floor (1 to 4) and the third the position along the building. Unit 537 is building 5 (9731 Acqua Court, Terrace III), third floor, position 7. Positions 1 and 8 on floors one to three are the Celiana end units.

What Each Floor Costs

Lennar charged almost nothing for height, but resale buyers pay for it: about 10.7 percent more per square foot on the third floor than the first and about 7.4 percent more on the fourth, on county resales since 2022. The first floor has its own buyers, those who want no elevator wait, and it is also where four of the five current listings sit.

What the County Grid Assumes

Collier County's 2026 preliminary roll values every Alberi Acqua building identically by plan and floor, from $402,380 for a first-floor Antonia to $475,160 for a third-floor Celiana, rising $5,000 a floor. The median is $417,640, 8.1 percent below 2025. The grid does not distinguish a renovated unit from an original one, and an assessment is not a price.

What Are the Steps to Buy an Alberi Acqua Condo?

The steps to buy an Alberi Acqua condo are: choose the plan and floor, confirm the golf chain and fee lines, write the offer with the estoppels and approvals in the calendar, read the condominium documents inside the seven-day window, file the master resale application, order all three estoppels, clear inspection, insurance and the lender's questionnaire, and close.

Step 1: Choose the Plan and the Floor

Decide between the Antonia's value, the Bellini's extra space and the Celiana's den and end-unit windows, and between the first floor's convenience and the premium upper floors. The plan decides what you pay; the floor and position decide the light you live with.

Step 2: Confirm the Golf Chain and the Fee Lines

Confirm your unit's condominium in the recorded Golf Club chain and collect the Terrace dues, the $7,420 master fee, the $5,350 golf fee, the $750 dining minimum and the $2,288.83 district line before you write, because the MLS fee total leaves the district line out.

Step 3: Write the Offer With the Calendar in View

The contract should leave room for the seven-day document review, three estoppels, the master resale application and, if you finance, the lender's condominium questionnaire and appraisal. We set the closing date with every desk in view.

Step 4: Read the Documents in Seven Days

The seller must give you the declaration, articles, bylaws and rules, the budget and financial statement, the frequently asked questions sheet, the governance form and the most recent structural integrity reserve study or a statement that none is complete. You may cancel within seven days of receiving them.

Step 5: File the Master Resale Application

The Treviso Bay master association's resale application carries a $50 fee, and your Terrace association may have its own approval step. We file both the week you sign.

Step 6: Order All Three Estoppels

The Terrace estoppel under Florida Statutes 718.116(8), the master estoppel and the Golf Club estoppel state the dues, any special assessment and the account status. Read the golf charges on the Golf Club estoppel; they confirm the membership.

Step 7: Inspect the Owner's Items

The owner insures and maintains the air-conditioning equipment, the water heater, the appliances and the interior finishes under the declarations. Inspect every one, and check whether the air conditioner is original 2013 or 2014 equipment.

Step 8: Bind Insurance and Clear the Lender

Quote your HO-6 policy, with the interior coverage and loss assessment coverage the declarations and Florida law require, and any flood policy your lender asks for. Ask the association what building, wind and flood coverage it carries, because the declarations make wind and flood elective.

Step 9: Close

At closing you pay the two $7,500 capital contributions and the other known community charges, and the membership passes to you with the deed. Then set up your gate access and Golf Club account.

How Does the Golf Membership Work When You Buy on Acqua Court?

The golf membership on Acqua Court is mandatory and bundled: every Alberi Acqua unit is submitted to the recorded Treviso Bay Golf Club Declaration, whose Section 1.13 makes membership mandatory for the owner and whose Section 4.6 bars separating it from the unit. A buyer pays the $5,350 annual golf fee and a $7,500 capital contribution at closing.

Data updated: September 2026 (recorded Golf Club instruments, Collier County Clerk; Treviso Bay 2026 Annual Fee Sheet, revised 11 May 2026; Treviso Bay FAQ 2025)

The Recorded Chain, Condominium by Condominium

Terrace I sits in Exhibit A of the original Golf Club Declaration recorded March 15, 2012 (OR 4774 PG 2841). Terrace III was annexed by a supplemental declaration on August 16, 2013 (OR 4956 PG 271) and Terrace II on March 6, 2014 (OR 5014 PG 1682). All three were carried into the 2018 amended and restated declaration (OR 5582 PG 3518).

Mandatory, Not Optional

You cannot buy an Alberi Acqua unit without the membership, and you cannot sell the membership separately. The master association's FAQ states that no additional golf memberships are available, which is why the membership carries value. A buyer who does not want golf should look at Trevi or Avellino, whose declarations say golf is not appurtenant.

What It Costs

The 2026 Golf Association fee is $5,350 a year: $3,850 of dues, $1,400 of reserves and a $100 capital charge. It has risen from $3,680 on 2021 MLS records, about 45 percent. The $7,500 Golf Club capital contribution is levied on the buyer at closing under Section 6.4 of the Golf Declaration.

What It Is Worth in Price

The county values Alberi Acqua exactly $80,000 above the same Lennar plans at Trevi, and recorded resales since September 2025 carry a $90,000 median premium, 22.0 percent. That is the trade: pay more once and more every year for a membership that cannot be bought separately.

How to Confirm Golf Status on a Specific Unit

Order the Golf Club and master estoppels and read the golf charges; ask the title company to confirm the unit's condominium in the recorded chain; and read Section 10 of the unit's Terrace declaration, which subjects each owner to the Golf Club Declaration. A blank golf fee field in the MLS is an entry omission, not a non-golf unit.

Tenants and the Membership

An owner who leases must transfer social privileges for the tenant to use the amenities, and may transfer golf privileges for an optional $250 fee under the 2026 fee sheet. While privileges are transferred, the owner uses the club only as a guest.

What Will You Pay Each Year to Own an Alberi Acqua Condo?

An Alberi Acqua owner pays five recurring lines: the Terrace condominium dues, the $7,420 master association fee, the $5,350 golf fee, the $750 food and beverage minimum and the $2,288.83 Wentworth Estates Community Development District assessment on the tax bill, about $20,800 to $22,100 a year by association, before property tax and insurance.

Data updated: September 2026 (Treviso Bay 2026 Annual Fee Sheet, revised 11 May 2026; Wentworth Estates CDD FY2027 Adopted Budget, 14 May 2026; Southwest Florida MLS fee fields on 2026 listings, retrieved 23 Sep 2026)

Our arithmetic

Layer 1: The Terrace Dues

The Terrace associations do not publish their budgets, so the dues shown are the 2026 figures entered on Alberi Acqua MLS listings, billed quarterly: $1,300 in Terrace I, $1,250 in Terrace II (one sale shows $1,570) and $1,494 in Terrace III. They have risen 50 to 90 percent since 2022. The Terrace estoppel is the binding figure for a specific unit.

Layer 2: The Master Association

The $7,420 master fee buys $5,523 of maintenance, $885 of bulk cable and internet, $812 of reserves and $200 of capital reserve. Owners who elect internet only pay $362 instead of $885. The master facilities include the TPC Treviso Bay clubhouse, the Club Rilassare campus with its resort pool, spa, fitness center and lighted tennis courts, five satellite pools including the Terrace Pool at 9720 Acqua Court, and the gated entry.

Layer 3: Golf and Dining

The $5,350 golf fee and $750 dining minimum are the same on every unit. Because golf is mandatory, you carry both whether you play or not, and the golf fee has risen about 45 percent since 2021.

The District Line the MLS Leaves Out

The Community Development District assessment, $1,499.21 of operations and $789.62 of debt service for fiscal 2027, is billed on the Collier County tax bill, not by an association, so MLS "total annual recurring fees" figures ($18,720, $18,520 and $19,496 by association on 2026 records) leave it out. The debt portion ends when the district's bonds mature on May 1, 2037.

Why We Will Not Hide a Line

Each line is a disclosure from a different party on a different billing cycle. We put the three estoppels, the fee sheet and the district budget side by side for the specific unit before your inspection period ends, so the total you plan on is the total you pay.

What Are the Closing Costs When You Buy an Alberi Acqua Condo?

Closing costs when you buy an Alberi Acqua condo include about $15,799 in known community charges, most of it a $7,500 master capital contribution and a $7,500 Golf Club capital contribution, plus, by Collier County custom, the owner's title policy and settlement fee, your lender's charges if you finance, prepaid insurance including any flood policy, and prorated taxes and dues.

Title Insurance and the Collier Custom

In Collier County the buyer customarily chooses the closing agent and pays the owner's title policy, the reverse of the Lee County custom. Florida sets the title premium by rule, so the rate is the same whichever title company is used. The contract controls the allocation.

The Rookery Bay Grant Fee

The $250 fee is collected at every transfer of title under Section 9.13 of the 2021 restated Master Declaration for resource management of Rookery Bay National Estuarine Research Reserve lands and environmental education, administered by Friends of Rookery Bay, Inc. The restated text says no transfer of title is exempt from it.

Insurance and Prepaid Items

Budget for your first year of HO-6 coverage and any flood premium at closing, and for prorated Terrace dues, master fee and golf fee from the closing date. The three estoppels state what is due.

What the Seller Pays

By custom the seller pays the documentary stamp tax on the deed at $0.70 per $100, $3,500 at the $500,000 median, and the estoppel fees. Those appear on the seller's side of the closing statement.

The Disclosure Module, Seen From the Buyer's Side

Your Terrace association is a Chapter 718 condominium, so the seller owes you the Section 718.503 document package and you hold the seven-day cancellation right. Section 720.401, the homeowners association disclosure summary, does not apply to associations regulated under Chapter 718. The Treviso Bay master association above your condominium is not a condominium association, so whether a master disclosure summary is delivered is a fork your closing agent or attorney should settle; where Section 720.401 applies, it is due before you sign and a buyer who does not receive it may cancel within 3 days of receipt or before closing, whichever comes first. This is information, not legal advice.

Which Documents Must an Alberi Acqua Seller Give You, and What Should You Read First?

An Alberi Acqua seller must give you, under Florida Statutes 718.503, the Terrace declaration, articles, bylaws and rules, the budget and financial statement, the frequently asked questions sheet, the governance form and the most recent structural integrity reserve study or a statement that none is complete, and you have seven days to cancel after receiving them.

Read the Reserve Study First

All three Alberi Acqua associations appear in the state's database of structural integrity reserve studies submitted from July 2025. The database records that a study was reported, not what it found. We have not seen the studies and do not state their findings; read what you receive, and ask how the reserves for the roofs, structure and waterproofing are funded.

Then the Budget

For budgets adopted after December 31, 2024, members may not waive or reduce the reserves a structural integrity reserve study requires, and the Terrace dues have risen 50 to 90 percent since 2022 as a result. Read what the 2026 budget funds and whether any special assessment is levied or proposed.

Then the Rules

Terrace II owners adopted new rules in 2025, recorded at OR 6461 PG 1319, covering smoking, parking, charging and flooring; no recorded rules amendment exists for Terrace I or Terrace III, and board rules need not be recorded. Ask each association for its current rules.

The Questions to Ask the Association

What Does Collier County's Milestone Record Show for Alberi Acqua?

Collier County's milestone registry shows all six Alberi Acqua buildings as not yet due, with first milestone inspections by December 31, 2038 for 9715, 9719, 9731 and 9735 Acqua Court and by December 31, 2039 for 9723 and 9727. Florida's milestone and reserve-study laws reach condominium buildings of three habitable stories or more, and all six four-story buildings are within both.

Why the First Inspection Comes at 25 Years

Section 553.899 of the Florida Statutes lets a local agency require the first milestone inspection at 25 years rather than 30 where salt water calls for it. Collier County adopted that option inside a three-mile saltwater buffer, and all six Acqua Court buildings sit inside it, 2.16 to 2.25 miles inside its outer edge.

First in Line in Treviso Bay

Collier County's registry holds 20 Treviso Bay buildings, all terrace condominiums. No building in the community is due before Acqua Court's; Giaveno's follow from 2039 to 2042 and Trevi's from 2041 to 2044. A milestone inspection is a scheduled engineering review, and phase two follows only if phase one finds substantial structural deterioration.

The Roof and Permit Record

Collier County's monthly permit files from January 2020 to July 2026 show no roof, structural, balcony, window or storm-repair permit on any Acqua Court building, which suggests the concrete tile roofs are original, about 12 to 13 years old. Read what the reserve study says about them.

How Do You Check Flood Zone and Insurance for an Alberi Acqua Condo?

You check flood zone and insurance for an Alberi Acqua condo against FEMA panel 12021C0603J, effective February 8, 2024, where all six buildings sit in Zone AE with an 8-foot base flood elevation, then read the building's elevation certificate, confirm what the association insures and price your own HO-6 and any flood policy before you go firm.

Data updated: September 2026 (FEMA National Flood Hazard Layer, effective 8 Feb 2024; FEMA preliminary map, March 2025; county-filed elevation certificates; Collier County 2026 flood protection newsletter)

Zone AE, and What It Means for a Loan

Zone AE is a special flood hazard area. A mortgage from a federally regulated or insured lender on a unit there requires adequate flood coverage, through the association's building policy or a unit policy. FEMA's March 2025 preliminary map shows no change to the AE-8 designation on Acqua Court.

No certificate is indexed for 9715 or 9719. The first floors sit at or just above today's 8-foot line; every surveyed air-conditioning pad sits below it, and Collier County requires replacement equipment at 9 feet here.

What the Association Insures, and What You Insure

Section 15.3.1 of each Terrace declaration has the association insure the building, excluding interior finishes and equipment, while flood coverage (Section 15.3.4) and windstorm coverage (Section 15.3.7) are elective "if Association so elects." Your HO-6 must cover floor, wall and ceiling coverings, fixtures, appliances, the air-conditioning equipment, the water heater and cabinets, and Section 627.714 requires at least $2,000 of loss assessment coverage.

The CRS Discount and the Citizens Rule

Collier County's Community Rating System Class 5 gives eligible National Flood Insurance Program policies a 25 percent discount. Citizens Property Insurance will require flood coverage on its personal residential wind policies from January 1, 2027, but states that condominium unit-owner policies are not required to buy flood coverage.

Evacuation and the Storm Record

All six buildings are in hurricane evacuation Zone A. The nearest measured water in Hurricane Ian was 6.38 to 6.39 feet, 2.85 miles away, and no storm-repair permit appears on any Acqua Court building from 2020 to July 2026. Neither fact proves the buildings stayed dry; ask the association for its claims and repair history in writing.

How Much Will Property Taxes Be After You Buy an Alberi Acqua Condo?

Property taxes after you buy an Alberi Acqua condo start from the purchase price, not the seller's bill. The median 2026 preliminary total bill across the 180 units is $4,072.00, against $3,460.10 at Trevi, and only 22 units carry a homestead exemption.

Data updated: September 2026 (Collier County Property Appraiser 2026 preliminary roll, published 29 Aug 2026; Wentworth Estates CDD FY2027 budget)

By Association

The median 2026 preliminary bill is $4,102.52 in Terrace I, $3,991.01 in Terrace II and $4,185.57 in Terrace III. Ask your closing agent to estimate your own bill on your purchase price.

Why Your Bill May Not Look Like the Seller's

Florida's Save Our Homes cap holds down the taxable value of a long-held homestead, and the assessment resets after a sale. Most Acqua Court sellers are not homesteaded, so the reset is usually smaller here than on a street of full-time residents, but it still follows your price.

Homestead, If You Will Live Here

If Alberi Acqua becomes your permanent Florida residence, apply for the homestead exemption with the Collier County Property Appraiser by the statutory deadline.

The District Line Ends in 2037

The $789.62 debt-service part of the district assessment ends when the Wentworth Estates bonds mature on May 1, 2037, per the district's fiscal 2027 budget. The $1,499.21 operations line continues.

Which Alberi Acqua Rules Decide Whether a Unit Works for You?

The Alberi Acqua rules that decide fit are set by the recorded Terrace declarations and the 2021 restated Master Declaration: two pets under 25 pounds in Terrace II and III, leases of at least 30 days no more than four times a year, no barbecue grills, passenger vehicles only, board approval for hard floors above the ground floor and for any shutter, and occupancy of two people per bedroom.

Pets

The master declaration (Section 5.14, OR 5934 PG 2757 to 2758) allows up to three cats and/or dogs with no weight limit and bans pit bulls and other aggressive breeds, but the Terrace II and Terrace III declarations allow two cats or dogs, each under 25 pounds. Terrace II's 2025 rules mention one dog up to 50 pounds, which conflicts with its declaration, so get the association's position in writing. Confirm the Terrace I rule with its association.

Leasing

Leases must run at least 30 days, no more than four a year, the whole unit only, with no subleasing, on an approved lease form. The master declaration adds a $100 fee per adult applicant. A tenant who wants amenity access needs a social transfer, $400 for one month up to $850 for a year.

Grills, Smoking and Lanais

"Barbecue grills are prohibited on any portion of the Condominium" under Section 18.3 of the declarations. Terrace II's 2025 rules also bar smoking and vaping on lanais, in hallways, stairwells and elevators, within 25 feet of the buildings and at the Acqua pool.

Vehicles and Parking

Passenger vehicles only; no commercial vehicles, recreational vehicles, boats, trailers or vans except inside an enclosed garage, and Acqua Court units have carports, so in practice none. Each unit has one assigned carport space plus guest parking.

Floors and Sound

Above the ground floor, hard flooring is limited to foyers and bathrooms unless the board approves sound-deadening padding. Terrace II's 2025 rules say the floors are not insulated and that noise is among the most frequent complaints. Ask for the approval letter on any upper-floor unit with tile or wood.

Shutters, Impact Glass and Alterations

No owner may install a shutter or alter a unit without the board's written consent, and the impact glass windows and sliding doors may not be altered at all. Anything visible from outside also needs the master association's architectural approval.

Charging and Golf Carts

Terrace II's 2025 rules paused the golf-cart and electric-vehicle charging programs indefinitely, because the carport outlets cannot carry the load. If you drive an electric car, ask your association about charging before you write.

Occupancy and Age

Occupancy is capped at two people per bedroom, except temporary guests, and the declarations define family broadly. Alberi Acqua, like all of Treviso Bay, is all ages; none of the three declarations contains any 55-and-over language.

Alberi Acqua vs Giaveno: Which Should You Buy?

Alberi Acqua and Giaveno are the two ways into a golf-bundled four-story Terrace condominium at Treviso Bay. Buy on Acqua Court for the thicker flood margin, one manager across all three associations and the street that has held the top Terrace resale price; buy at Giaveno for the same membership at a slightly lower median, newer buildings and later milestone dates.

Who Should Choose Alberi Acqua, and Who Should Choose Giaveno?

Choose Alberi Acqua if you want golf with first floors at or above today's base flood elevation on every surveyed building, one management company across all three associations and the Terrace street that has held the top resale price. Choose Giaveno if you want the same membership for about $20,000 less, newer buildings, later milestone deadlines and re-roofs already permitted on four of six buildings.

If Golf Is Not the Point

Trevi is the same Lennar plan in eight later buildings without golf, at a $407,500 median over the same 12 months, roughly $5,000 a year cheaper to carry and about $7,500 cheaper to close on. If you want golf and more space, the golf-bundled buildings at Venezia sold at an $800,000 median.

How Do We Find You the Right Alberi Acqua Condo?

We find you the right Alberi Acqua condo by matching your budget to a plan and a floor, watching a street of about eleven sales a year and the identical Giaveno plans so you hear about a listing the day it appears, touring through the gate with the owner's maintenance items in mind, and having the golf chain, fee lines and documents ready before you write.

Matching Your Budget to a Plan and a Floor

With three plans and four floors, your budget buys a combination: an upper-floor Antonia, a mid-floor Bellini or a first-floor Celiana can land in the same band. We show you what each has actually sold for, so you know what your number buys on Acqua Court.

Watching Acqua Court and Giaveno Together

Most Alberi Acqua buyers weigh Giaveno's identical plans, and the right unit for you may list on either street. We keep your criteria on file and alert you when either lists, and when a Trevi unit does if you are open to a non-golf building.

Pre-Market and Off-Market Conversations

Some Acqua Court owners, many of them in Canada or the Northeast, prefer a quiet sale. We work Treviso Bay every week and hear about units before they reach the MLS, and we will tell you when one fits.

Touring: Gate, Light, Equipment and Floors

Guests and agents are pre-authorized at the gatehouse at 9050 Treviso Bay Boulevard. On tour, look at the light and any view south toward the lakes and preserve at the time of day you will use the unit, the air conditioner's age, the water heater, any hard flooring above the ground floor and the assigned carport space and storage room.

How Do We Negotiate for You on Acqua Court?

We negotiate for you on Acqua Court at partner level, with the same-plan sales in hand, the owner's maintenance items priced from the inspection, the three estoppels and the resale application built into the contract dates, and the seven-day document review used to confirm the association's finances before your deposit is at risk.

Price From the Plan's Sales

A list price above the plan's recorded sales has to show why, with condition, floor or view. If it cannot, we write to the sales. The five listings on September 23, 2026 had sat a median 156 days, which is the market's own evidence of how Acqua Court treats prices above the sales.

Credits for the Owner's Items

The air-conditioning equipment, the water heater and the appliances are the owner's under the declarations, and original 2013 and 2014 equipment is due. A credit for an original air conditioner, or a replacement raised to the county's 9-foot level, is a fair ask.

Protecting Your Deposit

The seven-day cancellation right under Section 718.503, the inspection period and the financing contingency give you defined exits. We sequence them so your deposit is not at risk before you have read the budget, the reserve study and all three estoppels.

Closing Dates That Fit Every Desk

Three estoppels, the master resale application and a lender's condominium questionnaire each run on their own clock. We set a closing date that leaves room for all of them and file everything the week you sign.

How Does Buyer's Agent Compensation Work at Alberi Acqua in 2026?

Buyer's agent compensation at Alberi Acqua in 2026 follows the NAR settlement rules in force since August 17, 2024: you sign a written agreement with your agent before touring, offers of compensation cannot be advertised in the MLS, and every commission is negotiable and not set by law.

The Written Buyer Agreement

Before we tour an Acqua Court unit with you, we sign a written buyer agreement that states what we will do and how we are paid. It is short, and we walk through it line by line.

Who Pays

A seller may offer to contribute toward your agent's compensation, you may ask for it in your offer, or you may pay it yourself. We tell you plainly which approach fits the unit and the seller before you write.

What You Get for It

The same-plan sales, the golf chain confirmed, the five fee lines added up, the document review inside seven days, all three estoppels read, the inspection priced against the declarations and a closing that lands on time.

What Is Life Like Around Alberi Acqua?

Life around Alberi Acqua runs through the club and the gate: the TPC Treviso Bay clubhouse 0.39 to 0.63 miles from the buildings, the heated Terrace Pool on Acqua Court, district lakes and state conservation land behind the buildings, US-41 East outside the main gate, and zoned public schools graded A, A and B for 2026.

Data updated: September 2026 (Collier County Site Address Points and Public Schools zone files, retrieved 23 Sep 2026; district school grades 2025-2026)

The Setting

Five of the six buildings face Community Development District lakes 23 to 60 meters to the south and southwest, with 299 acres of state-owned land 66 to 124 meters beyond. No building fronts the golf course. Which units look at water or preserve is not recorded publicly, so we confirm the view at the showing.

The Terrace Pool and the Club

The heated satellite pool at 9720 Acqua Court sits 72 meters from 9719, and the TPC Treviso Bay clubhouse, 64,000 square feet at 9800 Treviso Bay Boulevard, is under two-thirds of a mile away. The Club Rilassare campus, with its resort pool, spa, fitness center and lighted tennis courts, is about a mile away.

Why Does an Alberi Acqua Specialist Matter When You Buy?

An Alberi Acqua specialist matters when you buy because the price turns on plan, floor and condition rather than a street median, the golf membership is proved by recorded instruments rather than a listing remark, the carrying cost has a fifth line on the tax bill, and the Terrace declarations' pet, grill, flooring and charging rules decide whether a unit works for you.

What a General Naples Agent Tends to Miss on Acqua Court

A general agent may compare an Alberi Acqua unit with a non-golf Trevi sale of the same plan, quote the MLS fee total without the district line, order two estoppels instead of three, miss the pet cap in the Terrace declaration, or forget that the buyer pays two capital contributions. Each one costs a buyer money or a closing date.

The Wider Treviso Bay Picture

For the community as a whole, our Treviso Bay guide covers every neighborhood inside the gate, and our Naples guide covers the city around it.

Frequently Asked Questions, Buyer Edition: Buying an Alberi Acqua Condo

These are the questions buyers ask most about Alberi Acqua, answered from the recorded Terrace and Golf Club declarations, the master association's 2026 fee sheet, Collier County's records, FEMA's map and the Southwest Florida MLS, each with its window and source.

What is Alberi Acqua at Treviso Bay?

The MLS name for Terrace I, II and III at Treviso Bay: 180 condominiums in six four-story Lennar buildings at 9715 to 9735 Acqua Court, Naples 34113, built 2012 to 2014 inside the gated community off US-41 East.

How much does an Alberi Acqua condo cost?

Eleven sales in the last 12 months ran $460,000 to $610,000, a $500,000 median and $405.84 per square foot; 50 closings over five years had a $541,500 median.

Which Alberi Acqua condos are for sale right now?

On September 23, 2026 the MLS showed five, from $439,000 to $525,000, four on the first floor and none a Celiana. Listings change weekly, and alerts catch new ones the day they appear.

Which floor plans are available?

Three: the Antonia (1,194 county square feet, two bedrooms), the Bellini (1,232, two bedrooms) and the Celiana end unit (1,408, two bedrooms plus den), all with two baths.

Are there three-bedroom units at Alberi Acqua?

No. Every unit has two bedrooms and two bathrooms; the Celiana end units add a den.

Do the buildings have elevators and garages?

Elevators, yes. Garages, no: each unit has one assigned covered carport space, one storage area and one mailbox under Section 3.14 of the declarations.

Is golf membership included with an Alberi Acqua condo?

Yes, by recorded document, on all 180 units, and it is mandatory under Section 1.13 of the 2018 restated Golf Club Declaration.

Can I buy without the golf membership?

No. The membership cannot be separated from the unit. If you do not want golf, look at Trevi or Avellino, whose declarations say golf is not appurtenant.

How much is the golf membership each year?

$5,350 in 2026: dues of $3,850, reserves of $1,400 and a $100 capital charge, up about 45 percent since 2021.

What are the HOA fees at Alberi Acqua?

Terrace dues of $5,000 to $5,976 a year, the $7,420 master fee, the $5,350 golf fee and a $750 dining minimum, plus $2,288.83 of district assessments on the tax bill: about $20,800 to $22,100 a year.

Is the CDD included in the HOA fee?

No. The Wentworth Estates CDD assessment is billed on the Collier County tax bill, and MLS fee totals leave it out. The debt portion ends in 2037.

What does it cost to close on an Alberi Acqua condo?

About $15,799 in known community charges: two $7,500 capital contributions, a $50 resale application, the $250 Rookery Bay grant fee, a $299 master estoppel and a $200 set-up fee, plus title, lender and prepaid items.

Who pays title insurance when I buy in Collier County?

By Collier County custom, the buyer, the reverse of Lee County. The contract controls.

Who manages Terrace I, II and III?

Advanced Property Management Services, 1035 Collier Center Way, Naples, for all three, per the associations' 2026 state filings.

How long do I have to review the condo documents?

Seven days, excluding weekends and legal holidays, after signing and receiving the documents Florida Statutes 718.503 requires.

Do I get the Section 720.401 disclosure summary?

Not for the Terrace condominium, which Chapter 718 governs. The master association above it is not a condominium association, so ask your closing agent or attorney how the master side is handled. This is information, not legal advice.

When are the milestone inspections due?

By December 31, 2038 for 9715, 9719, 9731 and 9735 Acqua Court, and by December 31, 2039 for 9723 and 9727, per Collier County's registry.

Do Terrace I, II and III have a structural integrity reserve study?

All three appear in the state's database of studies submitted from July 2025. The findings are association records; read the study you receive in the resale package.

Are the roofs original?

Collier County's permit files show no roof replacement permit on any Acqua Court building from 2020 to July 2026, which suggests the roofs are original, about 12 to 13 years old.

What flood zone is Acqua Court in?

Zone AE, base flood elevation 8 feet, on FEMA panel 12021C0603J effective February 8, 2024. The March 2025 preliminary map shows no change.

How high are the first floors?

On the four buildings with county-filed elevation certificates, 8.00 to 8.24 feet, at or just above today's 8-foot line. No certificate is on file for 9715 or 9719.

Do I need flood insurance on an Alberi Acqua condo?

With a federally regulated or insured mortgage, yes, through the association's building policy or a unit policy. The declarations make association flood coverage elective, so ask what it carries.

What evacuation zone is Alberi Acqua in?

Zone A, on both Collier County's and the state's maps, the first zone called to evacuate.

What will my property taxes be?

The median 2026 preliminary total bill across the 180 units is $4,072; your own bill follows your purchase price. Ask your closing agent for an estimate.

Can I rent out an Alberi Acqua condo?

Yes, for at least 30 days at a time, no more than four times a year, the whole unit only, on an approved lease form. Weekly and nightly rentals are not allowed.

Are pets allowed at Alberi Acqua?

Yes, within limits: the master allows three cats and/or dogs with no weight limit, but the Terrace II and III declarations allow two, each under 25 pounds.

Can I grill on my lanai?

No. The declarations say barbecue grills are prohibited on any portion of the condominium.

Can I replace the carpet with tile or wood?

Above the ground floor, only with the board's approval of sound-deadening padding; otherwise hard flooring is limited to foyers and bathrooms.

Can I install hurricane shutters?

Only with the association's approval and to its specification. The buildings have impact glass windows and doors, which owners may not alter.

Can I charge an electric car?

Ask first: Terrace II's 2025 rules paused the electric-vehicle and golf-cart charging programs indefinitely because the carport outlets cannot carry the load.

Is Alberi Acqua a 55+ community?

No. Treviso Bay and Alberi Acqua are all ages, and the Terrace declarations contain no age restriction.

Which schools serve Alberi Acqua?

Do I have to sign a buyer agreement before touring?

Yes. Since August 17, 2024, a written buyer agreement is required before touring with an agent, and compensation is negotiable.

Is Alberi Acqua or Giaveno the better buy?

They are near twins: the same plans, the same golf status and identical county values. Alberi Acqua sold at a $500,000 median against Giaveno's $480,000 and has the thicker flood margin; Giaveno has newer buildings and later milestone dates.

What should I do first if I want to buy at Alberi Acqua?

Decide your plan, floor and budget against the same-plan sales, add up all five fee lines, and set up alerts for Acqua Court and Giaveno. Call Marc Comisar at (239) 287-5873.
