Ave Maria is a market where well-priced homes sell and over-priced homes sit: NABOR's July 2026 report showed 9.3 months of single-family supply and 111 days on the market until sale in the Immokalee and Ave Maria area, yet sellers who sold still received 97.5 percent of list price, and the single-family median held flat year over year at $419,000.

In July 2026 the Immokalee and Ave Maria area recorded 21 single-family sales at a $419,000 median and 13 condo sales at $284,997. Single-family inventory stood at 170 homes, 9.3 months of supply, and condo inventory at 73, 7.9 months. For comparison, the whole Naples market had 5.8 months of supply.

Recorded resales, all property types, closed at a $352,000 median in the first quarter of 2026 and $432,500 in the second, with 63 and 68 resales, a swing driven partly by the mix of condos and houses in each quarter. Month-to-month medians in a market this size move with the mix, which is why we price from your village and your plan, not from a town-wide number.
The Collier County deed record shows every qualified sale in Ave Maria, including builder closings that were never listed on the MLS, and it shows what each seller originally paid. In the last twelve months builders closed 377 homes directly, more than twice the 175 resales, and those builder sales are the prices your buyer compared yours against.
When a buyer's agent pulls comparables from the MLS alone, many of Ave Maria's new-home closings do not appear, and the market can look thinner than it is. We add them back from the deed record, adjusted for the new home's lot premium and options, so your price holds up to the buyer's own research and to the appraiser's.

The same village can hold very different price levels. In the last twelve months resold core Maple Ridge houses closed at a $550,000 median, while its Silverwood section closed at $357,700 and Coquina at $337,500; The National's single-family resales closed at $665,000 against $245,000 for its condominiums. We price from homes like yours, not the village average. We also do not rely on the county's recorded square footage alone, because for some Ave Maria plats it records less than the home's full living area.
We will not quote you a high price to win the listing. In a market with nine months of supply, an over-priced home sits, collects price reductions and ends up selling for less than a well-priced one would have. We give you the range the record supports and the plan to reach the top of it.
An Ave Maria buyer will ask whether your home is in Zone AH on FEMA's 2012 flood maps, whether a map amendment or elevation certificate removes that, what the home costs to insure, whether it has impact glass or shutters, and how it fared in recent hurricanes. Answering those before listing keeps your buyer's lender and insurer on schedule.
Ave Maria's effective FEMA panels date from May 16, 2012, before most of the town was graded and built, and 15 of 25 addresses we checked across Maple Ridge, Del Webb Naples and Avalon Park mapped in Zone AH. Many homes were built on fill above the base flood elevation and have a Letter of Map Amendment or Letter of Map Revision based on Fill that removes the lender's flood requirement, but those letters do not show on the map layer. If you have one, we put it in the listing documents; if you do not, your elevation certificate lets a buyer price flood insurance accurately.
Ave Maria is about 24 miles inland, beyond storm surge, and the developer reported no significant damage in the town from Hurricanes Irma, Ian, Helene or Milton. A buyer will still ask about your roof, your windows and doors, any storm claims, and whether the home has impact glass throughout, which removes the need for shutters.
Give us your current declarations page and your wind-mitigation report. A buyer's insurer quotes from the same credits, and a newer Ave Maria home with impact glass, hip roof and a recent report often quotes well below Collier County's average of $5,534 a year including wind. That quote is part of what your buyer can afford.
Florida now requires a seller of residential property to give the buyer a flood disclosure at or before contract under section 689.302 of the Florida Statutes, stating whether the seller has filed a flood insurance claim or received federal assistance for flood damage, and whether the home has flood insurance. We prepare it with you before you list.
Ave Maria sellers should know that every buyer will see the Stewardship District assessment on the tax bill, that it depends on the bond series behind your lot, that association fees vary by village, and that Florida law requires the association disclosure summary before the buyer signs. A clear fee sheet in the listing prevents renegotiation later.
The district assessment is collected on the county tax bill, which is paid in arrears in November, so at closing the year's taxes and assessments are prorated between you and your buyer. If your parcel has a prepaid bond balance, or you plan to prepay it, we show the buyer the lower debt line as a selling point.
Your association issues an estoppel certificate showing what is owed, for a fee capped at $299, plus $119 for delivery within three business days and $179 more if the account is delinquent, under section 720.30851 of the Florida Statutes as adjusted for inflation since July 1, 2022. The association disclosure summary required by section 720.401 must be given to the buyer before the contract is signed; if it is not, the buyer may cancel within three days of receiving it. We include it in the listing package.
An Ave Maria seller owes the buyer the known material defects that affect the home's value and are not readily observable, Florida's flood disclosure at or before contract, the association disclosure summary before the contract, the lead-paint disclosure only for homes built before 1978, which excludes all of Ave Maria, and accurate answers about the district and association. The Florida contract is sold AS IS but does not waive disclosure.
Florida's courts have long required sellers of homes to disclose known facts that materially affect value and are not readily observable. The AS IS contract lets a buyer inspect and cancel during the inspection period, but it does not let a seller hide a known defect. Tell us what you know, and we will put it on the disclosure in plain language.
Roof age and permits, any water intrusion or mold remediation, storm claims, pool equipment and screen enclosure age, irrigation under association rules, any open association violations, and whether the home is in Zone AH with or without a map amendment.
We market an Ave Maria home to the buyers who are shopping the builders, not only the buyers searching the MLS: relocating families, 55-plus buyers, Naples and Golden Gate move-outs, and university faculty and staff. The listing leads with what a new home cannot offer, a finished street, mature landscaping, included upgrades and a quick close.

In a market with nine months of supply, protecting your net is as important as the headline price.

Selling an Ave Maria home typically costs about 4.2 to 4.8 percent of the price before any buyer-agent compensation, and about 6.7 to 7.3 percent if the seller also offers the buyer's side, once commissions, the $0.70-per-$100 deed stamp tax, closing fees, the estoppel and the tax and district proration are counted. In Collier County the buyer customarily pays the owner's title policy, so it is not in these figures. Commissions are negotiable.

Florida's documentary stamp tax on a deed is $0.70 for every $100 of the price in every county except Miami-Dade, under section 201.02 of the Florida Statutes. The standard Florida Realtors and Florida Bar contract assigns it to the seller by default.
Florida sets title insurance premiums by rule: $5.75 per $1,000 of coverage up to $100,000 and $5.00 per $1,000 from $100,000 to $1 million, so every title company charges the same premium. Who pays the owner's policy, and who chooses the closing agent, is a choice in the standard contract. In Collier County the buyer customarily pays the owner's policy and chooses the closing agent, the reverse of Lee County, and we set it deliberately in every listing.
Collier County property taxes and the Stewardship District assessment are billed together in November for the calendar year, so at a closing before the bill is paid the seller credits the buyer for the days the seller owned the home. The district's operating charge is the same for every home, but the debt line depends on your bond series, so we use your actual bill.
Since August 17, 2024, the rules that came out of the National Association of Realtors settlement bar offers of buyer-broker compensation from the MLS and require buyers to sign a written agreement with their own agent before touring. Commissions were always negotiable and remain so. In Ave Maria, where every builder works with buyer's agents, a resale seller who offers nothing to the buyer's side can lose showings to the builders; we walk through that choice with you in writing before the listing agreement is signed. Florida has no state income tax, so an Ave Maria sale is taxed only federally. A primary residence owned and lived in for two of the last five years usually qualifies to exclude up to $250,000 of gain, or $500,000 for a married couple filing jointly. Second homes, rentals and foreign sellers are treated differently, so talk to a tax professional first.
The Internal Revenue Service's Topic 701 explains the section 121 exclusion: a seller who owned and used the home as a main home for at least two of the five years before the sale can generally exclude up to $250,000 of gain, or $500,000 on a joint return. A seasonal Ave Maria home that was never the seller's main home does not qualify. We are not tax advisers, and every seller's situation differs, so we recommend a conversation with a CPA before listing.
Under the Foreign Investment in Real Property Tax Act, a buyer generally must withhold 15 percent of the amount realized when buying from a foreign person, with an exemption for a sale of $300,000 or less to a buyer who will live in the home. A foreign seller can apply to the IRS for a withholding certificate to reduce the amount withheld. Plan for it at listing, because the title company will need to know.
Florida's portability rule lets a homesteaded seller carry up to $500,000 of their Save Our Homes assessment difference to a new Florida homestead established within the following three years. If you are selling in Ave Maria to buy elsewhere in Florida, file for the new homestead and portability together with the Property Appraiser in your new county by March 1 of the year you qualify.
Most Ave Maria sellers net the most by listing with an agent who can compete against the builders, because the open market is where the full buyer pool sees the home. A cash offer trades price for speed and certainty, and selling by owner saves a commission but usually loses the buyers who arrive through the builders' agents and the MLS.
