There is no separate Estate Home association. Every Estate owner belongs to Vanderbilt Community Association, Inc., the Chapter 720 master association that owns and runs the club, and that association bills the Estate Homes their own neighborhood fee, $2,871.36 in 2026, for property management and residential landscaping. Membership in the club attaches to the deed on recording under the association’s Amended and Restated Articles, section 5.1, as it does for all 800 homes in the community.

Recent Estate Homes at Vanderbilt Country Club track record: In the last 12 months the Estate Homes have seen 2 resales in the county’s recorded deeds (August 30, 2025 to August 29, 2026): $915,000 on Northhampton Court in December 2025 and $1,100,000 on Gleneagle Way in May 2026, the highest-priced Estate Home sale of the year. Two sales is below the ten-sale threshold we use before leaning on a median, so the lead figure is the first window with ten or more: 13 resales, county recorded, qualified, in the 36 months from August 30, 2023 to August 29, 2026 (Collier County Property Appraiser 2026 preliminary roll, files dated August 29, 2026), at a median of $1,100,000 (13 sales, an odd count, so the median is an actual sale), from $915,000 to $1,250,000, none of them a first sale from the builder. The community-wide Southwest Florida MLS figures for the same year, which blend all four home types, show a 95.6% median sale-to-list ratio across 31 closings (pulled September 24, 2026). The county record and the MLS pull do not record the listing office on each sale, so we state no represented-sale count for the Estate Homes; ask us and we will walk you through all 13.

Living in Estate Homes at Vanderbilt Country Club as a Homebuyer

Living in Estate Homes at Vanderbilt Country Club means a one-story single-family house on a golf, lake or preserve lot of about a quarter acre, almost always with a private pool, on one of three streets along the front nine, with full club membership attached to the deed and the lawn care billed through a neighborhood fee.

The Estate Homes are the premium single-family line of an 800-home community that is otherwise mostly condominiums and smaller villas, and they live differently from the rest of it. What follows is daily life drawn from the club’s documents, the recorded Master Declaration and the county roll.

What Are the Estate Homes at Vanderbilt Country Club?

The club describes them in one paragraph on its real estate page: “The 102 estate home line fairways, greens, lakes on the first nine holes of our championship 18-hole golf course. The estate homes range in size from 2,223 to 2,931 square feet of living area with six distinctly different floor plans. Each home includes a screened lanai and two or three-car garages. The home sites are 80’ x 140’ on average” (club real estate page, read September 2026). The club’s home-type page counts them as 102 of the community’s 800 residences, beside 120 Villa Homes, 338 Wedgewood carriage homes and 240 Waterford condominiums.

Legally, an Estate Home is a platted single-family lot, not a condominium unit. It sits under one set of covenants, the Amended and Restated Master Declaration of Vanderbilt Country Club, recorded in Official Records Book 5862 beginning at Page 3140, and under one association, Vanderbilt Community Association, Inc. (Florida document N98000005469). The Master Declaration lets that association treat a group of homes as a “Neighborhood” for “voting, Assessment, regulation, level of service and other purposes,” and bill a Neighborhood Assessment “at an equal rate” on every home in it (sections 2.44 and 5.2.2 of the Master Declaration). The Estate Homes are one such neighborhood on the association’s 2026 fee sheet.

Gleneagle Way is the community’s loop road, and it carries both products: the inner rows are Estate Homes and the outer, perimeter rows are Villa Homes. Allendale Court is the oldest Estate street, built mostly in 1999, and it is also the quietest in the resale record. Northhampton Court is the smallest and, in recent years, the most frequently traded.

Who Owns the Estate Homes?

The county roll answers this better than a brochure can. Of the 102 Estate Homes, 74 (72.5%) carry a Florida homestead exemption and 82 owners (80.4%) have a Florida tax-bill mailing address (Collier County Property Appraiser 2026 preliminary tax roll, files dated August 29, 2026; the percentages are our arithmetic). The out-of-state owners are few and scattered: New Jersey (4), then New York, Illinois, Ontario, Ohio, Indiana and Michigan with two each.

That makes the Estate Homes the most year-round neighborhood inside Vanderbilt Country Club. The community as a whole is 44.2% homesteaded, the Villa Homes 56.7%, Wedgewood about 43.8% and Waterford about 26.7%, per the same roll. For a buyer, expect neighbors home in August. For a seller, expect your likeliest buyer to be a household moving to Naples to live, not a seasonal second-home buyer.

A Day on an Estate Street

A February morning might start with coffee on a screened lanai over your own pool and a fairway on the front nine, then a cart ride to the clubhouse at 8250 Danbury Boulevard. The course is the club’s private 18 holes, par 72, laid out by Gordon Lewis for the 1999 opening and redesigned by Kipp Schulties, with the renovation completed in 2015, per the club’s real estate FAQ; it plays 6,631 yards from the Green tees, rated 72.6 with a 146 slope on the club scorecard. Owners and their designees pay no greens fees.

Errands start at the staffed Main Gatehouse on Vanderbilt Beach Road at Danbury Boulevard. Winn-Dixie at Mission Hills is about 1.2 miles from the gate, the NCH freestanding emergency department on Collier Boulevard about 2.5 miles, and Vanderbilt Beach Park about 9.3 road miles west, roughly 17 minutes free-flow and longer in season (road distances measured by our hub guide on September 23, 2026). Owners can also use the unmanned, members-only back gate on Collier Boulevard at the west end of Preswick Lane; guests and vendors cannot, per the club’s directions page.

What you do not do on an Estate street is mow. The Estate Home Neighborhood Fee pays for “property management and residential landscaping,” per the 2026 fee sheet dated August 20, 2026. What you do own is everything else outside: the roof, walls, paint, screen cage, windows and doors (Master Declaration section 6.1.1), and any landscaping you add.

What the Estate Homes Do Not Have

Five things buyers sometimes assume. No separate homeowners association: there is no Estate Home corporation on Florida’s register, and the club’s FAQ says the community has “three Associations,” the master association and the two condominium associations. No neighborhood pool: the Estate and Villa Homes have none, which is one reason 97 of 102 Estate Homes have a private pool. No age restriction: no 55-plus provision appears in the Master Declaration. No docks or boating: the Master Declaration bars boats on community lakes and any dock or structure on a lake shore (section 7.14). No condominium safety law: as single-family homes, the Estate Homes sit outside Florida’s milestone inspection and structural reserve study requirements, which reach the three-story Waterford buildings.

Buying an Estate Home, Step by Step

Buying here runs through one association and one club, in this order.

  1. Choose the street, then the plan. The inner Gleneagle Way rows, Allendale Court and Northhampton Court each trade differently; the six plans run from 2,223 to 2,931 square feet.
  2. Price against Estate Home sales only. The last 13 recorded Estate Home resales ran $915,000 to $1,250,000; a Villa Home comparable is a different product.
  3. Put the club’s money into your offer. A $15,000 Resale Capital Contribution at closing ($3,500 if you already own inside the gates), a $500 new home buyer processing fee, and any unpaid balance of the $678 pickleball and golf course replacement assessments, all per the 2026 fee sheet.
  4. Inspect the roof and insure the house early. You insure the whole structure; get the roof permit history, a four-point and a wind mitigation report and a quote before your inspection period ends.
  5. Order the estoppel on day one. The Director of Member Services issues it; the fee is $299, per the club’s Prospective Owners page.
  6. Close, record, register. “The Vanderbilt Community Association, Inc. does not have an application process for purchases,” per the same page. You return the Owner Information Form and designee headshots at least a week before closing, and membership attaches when the deed records.

Estate Homes at Vanderbilt Country Club recorded 13 qualified resales in the 36 months to August 29, 2026, at a $1,100,000 median and $915,000 to $1,250,000, per the county’s deeds. The last 12 months held two, $915,000 and $1,100,000, and no Estate Home was for sale on the MLS on September 24, 2026.

We tracked every one of the 17 qualified Estate Home sales the county recorded in the last five years, deed by deed, after separating the 102 Estate Homes from the 120 Villa Homes in the county’s own building records, and every table in this section is built from those rows, not from an automated estimate or a blended neighborhood median.

Two rules run through the section. First, the county roll leads, because the only Southwest Florida MLS data held for this guide is a community-wide pull that blends all four Vanderbilt Country Club home types; where MLS figures appear they are labelled as blended. Second, price per square foot uses the county’s base area for the house only, excluding pool cages, pools and decks. It is not the MLS living area and not the builder’s plan area, and it is never compared with either.

The 2020 to 2023 Repricing

The county record shows the Estate Homes nearly doubling in three years. The 2020 median was $580,000 across six sales; the next Estate Home to sell, in November 2021, recorded $1,075,000, and every one of the 17 sales since has recorded $915,000 or more. Since 2023 the neighborhood has held a band of about $915,000 to $1,250,000, with the medians of the last three calendar years at $1,200,000, $1,075,000 and $1,100,000. On counts this small, which houses sold moves the median more than the market does, so this guide does not claim Estate prices rose or fell after 2023; it says they held a band.

For context, the builder’s first sales of Estate Homes from 1998 to 2002 recorded a median of $383,450 across 96 homes, by our reading of each parcel’s first qualified sale.

One Sale the County Did Not Count

A deed for $1,450,000 recorded on Northhampton Court in January 2026, the highest price ever recorded on an Estate Home parcel. The appraiser did not flag it as a qualified sale, which means the county did not accept it as an arm’s-length market transaction; the reason is not published. It does not appear among the Southwest Florida MLS pull’s top closings for the year, so by our reading it was an off-market transfer. It is excluded from every median on this page, and a buyer’s appraiser will exclude it too.

What the Southwest Florida MLS Shows, Blended Across All Four Home Types

The MLS pull behind this guide covers the whole Vanderbilt Country Club development. Its 31 closings from September 24, 2025 to September 24, 2026 had a median sold price of $528,000, a median of 33.5 days on market and a 95.6% median sale-to-list ratio, with 8 homes for sale on September 24, 2026, about 3.1 months of supply (Southwest Florida MLS Matrix, pulled September 24, 2026). Those figures blend Estate Homes with Villa Homes, Wedgewood carriage homes and Waterford condominiums, so the $528,000 median is not the price of an Estate Home; it reflects the mix of what sold.

Two of the MLS year’s three highest closings were Estate Homes: $1,100,000 on Gleneagle Way in May 2026, after 10 days on market, and $915,000 on Northhampton Court in December 2025. The county’s deeds show exactly two qualified Estate sales in the same months, which by our reading are the same two homes. The page’s MLS closing figures are community-wide; a per-village MLS split is not yet published and will be added at the next refresh.

What Is for Sale Right Now

On September 24, 2026 the Southwest Florida MLS showed no Estate Home for sale. The one single-family listing in the community, on Preswick Lane at $709,000 after 145 days, is a Villa Home: the county records it in the Villa building class with a 1,882 square foot house base area, and Preswick Lane is entirely Villa Homes. An Estate owner who lists this fall has no direct competitor on the market.

What the County Says an Estate Home Is Worth

The median 2026 preliminary just value of the 102 Estate Homes is $765,750.50 (n = 102, even, the mean of $761,250 and $770,251), from $648,854 to $977,188, with a combined just value of $78,977,975 (Collier County Property Appraiser 2026 preliminary tax roll). That is about 30% below the $1,100,000 recorded median, by our arithmetic. A just value is a mass-appraisal figure for tax purposes on a lag, not a sale price, and a seller who prices from it is pricing from the wrong number.

How We Told the 102 Estate Homes From the 120 Villa Homes in the County Record

Estate Homes at Vanderbilt Country Club are not labelled in the county record, so we identified them from the Collier County Property Appraiser’s own building data: the county classes 102 of the 222 single-family houses in one building grade and 120 in another, and those two groups match the club’s Estate and Villa streets exactly.

This matters to anyone pricing an Estate Home, because every public tool that starts from the subdivision name mixes the two products. We tracked four separate county and club signals for every one of the 222 single-family homes before assigning a single sale to the Estate Homes. Here is how the separation was done, in enough detail that anyone with the county’s published files can repeat it.

Why the County Record Blends Them

The county files the 222 single-family homes on two plats: Vanderbilt Country Club (Plat Book 30, 105 homes) and Vanderbilt Country Club 2 (Plat Book 32, 117 homes). Neither plat is a product line. By our count from the roll, the first plat holds 28 Estate Homes (all of Allendale Court) and 77 Villa Homes, and the second holds 74 Estate Homes (all of Northhampton Court and the inner Gleneagle Way rows) and 43 Villa Homes.

The Four Tests

  1. The county’s building class (decisive). The appraiser’s building file gives each house a class code. Among the 222 single-family houses, 102 carry one class and 120 carry another, and no house carries a third.
  2. The club’s street map. The club’s site plan shades Estate and Villa lots in two tones. Estate: all of Allendale Court, all of Northhampton Court and the inner rows of Gleneagle Way. Villa: the outer Gleneagle Way rows, Preswick Lane and the single-family lots on Danbury Boulevard. This test agrees with the building class on all 222 homes.
  3. Lot size. Every Estate lot is 11,320 square feet or more (median 11,480, which is 82 by 140 feet), against the club’s “80 x 140 on average”; the Villa median is 8,123 square feet, the club’s “58 x 140”. Eleven Villa corner or irregular lots are also large, so lot size supports the result but cannot decide it alone.
  4. House size. Estate base areas run 2,191 to 2,983 square feet against plans of 2,223 to 2,931; Villa base areas run 1,570 to 2,256 against plans of 1,746 to 1,974. The two ranges touch in a narrow band, so this is a check, not a rule.

Result: 102 Estate Homes and 120 Villa Homes, the club’s figures exactly, with no home left unresolved. The same rules classify the 120 homes in our companion guide to the Villa Homes at Vanderbilt Country Club.

What It Changes

Three things on this page come straight from the separation. The market snapshot above is Estate Homes only, where the community-wide single-family figures mix in the Villas. The single-family MLS listing on Preswick Lane is a Villa Home, not an Estate. And of the seven single-family sales the county recorded in the year to August 29, 2026, two were Estate Homes and five were Villa Homes, which is why the Estate median sits about $345,000 above the Villa median on the 36-month county record ($1,100,000 against $755,000, by our arithmetic).

How Did the Estate Homes at Vanderbilt Country Club Come to Be?

Estate Homes at Vanderbilt Country Club were built by Worthington Communities from 1998 to 2002 as the premium single-family line of a 323-acre golf community zoned by Collier County in 1996 and 1998. The builder sold the first 96 Estate Homes for a median of $383,450, and the neighborhood has been fully built for more than twenty years.

The Builder: Worthington Communities

Every floor plan sheet in the club’s Estate Homes floor plan file carries the Worthington Communities name, with sheet dates of October 1997, March 1998 and January 1999. The recorded Master Declaration names the Declarant as Worthington Communities of Naples, Inc., a Florida corporation filed on June 12, 1997, per its Sunbiz record. It was administratively dissolved in 2008, years after the community sold out. There is no builder warranty left to claim on any Estate Home.

Two Plats, One Product

The Estate Homes were recorded on both single-family plats: Allendale Court on the first, Vanderbilt Country Club (Plat Book 30), and Northhampton Court and the inner Gleneagle Way rows on the second, Vanderbilt Country Club 2 (Plat Book 32), per the county’s parcel records and zoning atlas sheet 8635S. The county PUD register counts 222 single-family units for the whole community, all built (PUD Master List).

So Allendale Court was built first, in 1998 and 1999, and the inner Gleneagle Way rows last, in 2000 to 2002. Two Gleneagle Way homes carry a 2002 build year, which puts them after the Florida Building Code took effect on March 1, 2002; every other Estate Home was permitted under Collier County’s earlier local code. That date matters on the insurance wind mitigation form, as the storm section explains.

What the Builder Charged

The first qualified sale of each Estate Home, recorded from 1998 to 2002, gives the builder’s price range: a median of $383,450 across 96 homes, from $295,800 to $532,700, by our reading of the county’s sale file (each parcel’s first qualified sale within a year of its build year). In calendar 1999 the Estate median was $346,950; in 2001 it was $396,150. The same homes now trade near $1,100,000.

Estate Homes at Vanderbilt Country Club were sold in six Worthington floor plans, the Carlisle, Windemere, Catalina II, Cayman, Riviera and Monaco, from 2,223 to 2,931 square feet of living area, each with a screened lanai, a two- or three-car garage and an optional pool package, per the club’s floor plan file.

The plans mark high flat ceilings, 10 feet in the bedrooms and 12 feet in the main living areas, and every plan shows an “Optional Pool Package” behind the lanai. Bath counts are not legible on the club’s scans, so this guide does not state them.

Which Plan Is Which House?

The county does not record plan names, and a county base area is not the builder’s living area, so no public record ties a plan to an address. The county’s house base areas do cluster around the plan sizes: two Estate houses carry a base area of exactly 2,223 square feet, the Carlisle figure; 13 are under 2,300; 32 fall between 2,700 and 2,899; and 12 are 2,900 or more. By our reading, the smaller Carlisle and Windemere plans and the larger Cayman, Riviera and Monaco plans are all well represented. The listing, the original plans or a walk-through settles which plan a specific home is.

Three-Car Garages

The club says each Estate Home has a “two or three-car” garage, and the Monaco rendering shows a two-bay door plus a single bay. How many of the 102 have the third bay is not recorded in the county files we read. Ask for it by address; for a buyer with a golf cart, a third bay matters, because the Master Declaration requires a cart to be parked in an enclosed garage (section 7.10.3).

Remodels and Additions

Estate Homes are more than 24 years old, and many have been remodelled. Any change to the exterior, the roof material, the color, the screen cage, the pool or the landscaping needs the association’s Architectural Review Committee first (Master Declaration Article IX), and interior work needs Collier County permits. The county’s house base area can differ from the builder’s plan size when an owner has enclosed a lanai or added space; the permit history for the address is the record of what was done.

Private Pools, Lots and Views: What the County Roll Shows About the Estate Homes

Estate Homes at Vanderbilt Country Club are almost all pool homes: 97 of the 102 carry a private pool on the 2026 county roll, 49 a spa, on lots of 11,320 to 15,452 square feet with a median of 11,480. The golf and lake frontage is the club’s description; the pools and lots are measured.

Private Pools: 97 of 102

The number of Estate Homes with a private pool was not published anywhere before this guide. The Collier County roll answers it: the appraiser’s building file carries a separate “pool” feature row for 97 of the 102 Estate Homes (95.1%) and a “spa” row for 49, against 77 pools among the 120 Villa Homes (64.2%) (Collier County Property Appraiser 2026 preliminary tax roll, building file dated August 29, 2026; our count). By street, Allendale Court has 27 pools on 28 homes, Northhampton Court 15 on 16 and Gleneagle Way 55 on 58.

For a buyer, that means a non-pool Estate Home is a rarity and usually priced accordingly; the only Estate sale of the last five years without a pool on the roll, on Allendale Court in May 2025, recorded $950,000, near the bottom of the band. For a seller, a pool is expected, not a premium, and its age and equipment matter more than its existence. The roll lags new construction by up to a year, so a very recent pool may not yet appear.

The club’s “80 x 140 on average” is confirmed almost exactly. Estate lots are also remarkably uniform: most measure between 11,320 and 11,500 square feet, with the cul-de-sac lots on Allendale Court and Northhampton Court the larger exceptions.

Golf, Lake and Preserve Frontage

The club says the Estate Homes “line fairways, greens, lakes on the first nine holes.” Which homes back onto a fairway, a green, a lake or a preserve is shown only on the club’s site plan, which calls itself approximate, so this guide does not assign a view to any address. Two Master Declaration rules follow the frontage: a lot next to the course that is not kept consistent with it may be maintained by the association at the owner’s cost (section 6.8), and nothing may be placed in a lake maintenance easement or on a lake shore (section 7.14).

What Amenities Come With an Estate Home at Vanderbilt Country Club?

Estate Homes at Vanderbilt Country Club come with full membership in the club, which the club’s own real estate FAQ says is “mandatory and included with every residential purchase”: the private 18-hole course, clubhouse, dining, main pool, fitness center and court sports, with no greens fees for owners and designees, all paid for through the master dues.

What Membership Covers

Membership attaches when the deed records. The Amended and Restated Articles make “the Owner of every Lot or Residence” an Owner Member on recording (Articles, section 5.1), and the club states that membership is mandatory and included with every purchase (real estate FAQ). The 2026 fee sheet says the Community Assessment “covers operational costs of the Club, including the golf course expenses, Clubhouse, Activities Center, swimming pools, tennis courts, Fitness Center, street lighting, access control, cable television & internet, common grounds, landscaping, etc.” (2026 fee sheet).

  • Golf: 18 holes, par 72, Gordon Lewis design redesigned by Kipp Schulties in 2015; no greens fees for Owner’s Designees under Master Declaration section 5.11 as amended in 2024 (recorded 2024 amendment); club carts $33 for 18 holes.
  • Private cart: a $2,200 annual trail fee, and the cart must be stored in an attached garage, per the fee sheet. Every Estate Home has one.
  • Court sports, fitness and pools: Har-Tru tennis, pickleball (four permanent courts approved May 7, 2026), bocce, a Fitness Center open 4:00 a.m. to 10:00 p.m., and the main resort-style pool by the clubhouse, per the club’s pages and our hub guide.
  • Dining: the clubhouse dining rooms and the Terrace Cafe, with a $1,200 annual food and beverage minimum per home.

Who Gets Privileges

Up to two Owner’s Designees per residence, plus unmarried dependents under 23, per the 2024 amendment. An LLC or trust owner names two natural persons over 21 and may change them no more than every 24 months. That rule matters for Estate buyers who plan to hold title in a trust or a company.

What the Estate Homes Do Not Share

There is no Estate neighborhood pool, clubhouse or gate of its own. The two neighborhood pools on Danbury Boulevard belong to Wedgewood and the Parkstone pool to Waterford, per the club’s site plan; Estate owners use the main pool and their own.

Estate Homes at Vanderbilt Country Club pay an Estate Home Neighborhood Fee of $2,871.36 a year, $717.84 a quarter, in 2026, billed by Vanderbilt Community Association for “property management and residential landscaping,” per the fee sheet dated August 20, 2026. It sits on top of the $13,159 master dues every home pays.

What It Pays For, and What It Does Not

The fee sheet defines the Estate and Villa fees in one phrase: property management and residential landscaping. The Master Declaration fills in the edges. The association may maintain landscaping such as “lawn maintenance,” and where it does, an owner may still hire extra landscaping but “will not be entitled to any discount” on the assessment (section 6.1.2). What the owner keeps:

  • The house shell: “all exterior surfaces, roofs, facias and soffits,” plus “screens, screen enclosures, windows and doors,” with repainting in approved colors as needed, garage doors included (section 6.1.1).
  • Landscaping the owner adds: anything an owner or a prior owner “installed/planted/altered” after approval, including irrigation for it (section 6.1.2).
  • The pool, the spa and their equipment, which must be screened from neighbors, lakes and roads (section 7.5).
  • Insurance on the lot and house: “The VCA shall not obtain any insurance on behalf of an Owner” (section 13.5).
  • Water, sewer, electric and trash service, none of which appears in the Estate fee definition, unlike the Waterford fee, which lists water, sewer, garbage and building insurance.

The scope and frequency of the landscaping service (mowing, edging, shrubs, irrigation checks) are not published on the club’s public pages. Ask the association office for the current landscape contract scope for the Estate neighborhood before you close.

Why the Estate Fee Is Higher Than the Villa Fee, and Lower Than the Condominiums’

The Villa Home fee is $2,320.96, so the Estate fee is $550.40 a year more, by our arithmetic, for the same two services across larger lots. Wedgewood’s fees run $4,915.44 to $5,129.72 and Waterford’s $5,253.56 to $5,278.40, but those buy building insurance and building upkeep that an Estate owner pays for directly. The golf course replacement assessment was approved by the board on October 30, 2025 and revised August 20, 2026, with work scheduled to begin in 2032; the fee sheet says both assessments “will remain the obligation of any successor owner.” The balance a seller has not paid appears on the estoppel certificate.

Property Tax on an Estate Home

The 2026 preliminary roll computes a median Estate Home tax of $5,787.76 (n = 102, even, the mean of $5,784.30 and $5,791.21), with homesteaded Estate Homes at a median of $5,519.41 and the 28 non-homestead Estate Homes at $7,772.49 (Collier County Property Appraiser 2026 preliminary tax roll). A buyer’s bill resets toward the purchase price after the sale, because the Save Our Homes cap does not transfer with the house; at 10.5058 mills, each $100,000 of taxable value costs about $1,051 a year, by our arithmetic. No community development district applies, per our hub guide’s reading of the state’s special district list.

A Worked First Year for an Estate Buyer

Take a buyer closing on an Estate Home in late 2026 who pays the golf assessment as a lump sum. From the published lines: $15,000 Resale Capital Contribution, $500 processing fee, $16,030.36 dues and neighborhood fee, $1,200 food and beverage minimum and $7,895 golf assessment comes to $40,625.36 in the first twelve months, before property tax, the homeowner’s, wind and flood policies, pool and exterior upkeep, utilities and ordinary closing costs. In later years the same home carries $17,230.36 a year in dues, fee and minimum at 2026 rates. Every figure comes from the 2026 fee sheet; the totals are ours.

Who Is Exempt From the $15,000

The 2024 amendment to section 5.2.5 exempts a transfer to the association by lien foreclosure, a transfer on death to an heir or beneficiary, a transfer between spouses in a divorce, a transfer to a trust or entity wholly owned by the member (or member and spouse), and a transfer to someone already a record co-owner (recorded 2024 amendment, Official Records Book 6336, Page 2270). An Estate owner moving title into a revocable trust does not trigger it.

The Master Declaration Rules That Bind Estate Home Owners at Vanderbilt Country Club

Estate Homes at Vanderbilt Country Club answer to one recorded document, the Amended and Restated Master Declaration (Official Records Book 5862, Page 3140). Its Articles VI to IX, X and XIII set who maintains what, what needs Architectural Review, and the rules for pools, fences, generators, shutters, solar, signs, vehicles and insurance.

Section numbers below are from the club-hosted copy of the Master Declaration, read September 2026. The club’s Rules and Regulations, which add detail, are kept behind the member login and are not quoted here.

Architectural Review: Almost Everything Outside Needs It

Article IX is the rule an Estate owner meets most. No improvement or change “of any nature” may be built, altered or removed until the owner’s plans are approved in writing by the Architectural Review Committee, a committee of three to five people appointed by the board, and the owner has the government permits. The committee may refuse “based on any grounds, including purely aesthetic ones,” and its written approval must come before the owner applies for a building permit (section 9.3). The committee may also ask for the written consent of up to five neighboring owners (section 9.7).

Section 9.2 lists what needs approval, and for an Estate Home the list is nearly everything outside the walls: “fences, walls, hedges and other boundary structures, driveways, sidewalks, pools, pool decks, jacuzzies, screen enclosures, decks, patios or extensions, exterior paint or finish, exterior or roof materials, awnings, shutters, hurricane protection, outside storage sheds,” play equipment, mailboxes, exterior lighting, “antennas and satellite dishes, landscaping.” Lights, flags and other decorations need no committee approval but may be regulated by the board.

Pools and Pool Equipment

A new pool, a pool deck, a spa or a new screen cage needs committee approval under section 9.2. Section 7.5 then requires outdoor equipment “such as, but not limited to, pool pumps and water softening devices” to be “reasonably screened from the view of adjacent and contiguous Lots, sidewalks, lakes and Roads,” and allows one gas tank for a swimming pool heater if it is screened from view. Replacing a 25-year-old screen enclosure is an exterior change and goes through the committee too.

Fences and Hedges

Fences, walls, hedges and “other boundary structures” all need approval (section 9.2), and nothing may go in a lake maintenance easement or a conservation area (sections 7.14 and 7.18). The Declaration sets no fence height or style; those standards, if adopted, are in the members-only rules. On a golf lot, do not assume a fence will be approved; apply before you buy one.

Generators and Gas Tanks

Section 7.5 permits one gas cylinder connected to a barbecue grill or portable generator and one other household tank approved under Article IX; section 7.7 permits an underground propane tank with government approval and committee review. A permanent standby generator is therefore a committee application. Florida’s homeowners’ association statute now helps the owner here: section 720.3035(6), as amended in 2026, says a board or architectural committee “may not deny an application for the installation, enhancement, or replacement of hurricane protection” that meets the board’s adopted specifications, and it names “exterior fixed generators” and their fuel tanks as hurricane protection (section 720.3035). The committee may still set location, screening and specifications.

Hurricane Shutters, Impact Windows and Roofs

Shutters and “hurricane protection” are on the section 9.2 list, and changes of roof material or color need review under sections 8.2.3 and 8.2.4. The same 2026 statute bars denying shutters, impact windows and doors, reinforced garage doors or a roof system meeting ASCE 7-22 when they meet the association’s adopted specifications. Whether the Vanderbilt Community Association has adopted written hurricane protection specifications is not published on the club’s public pages; ask the association office for them before you order windows or a roof.

Solar, Antennas and Driveways

Solar collectors are allowed under the association’s reasonable standards, consistent with section 163.04 of the Florida Statutes, with committee approval (section 7.16). Antennas and satellite dishes are on the approval list. No owner may change a driveway or walkway to a different surface, design or color without approval (section 7.17).

Exterior Upkeep, Paint and Landscaping

The owner keeps the home, roof, fascia, soffits, screens, windows and doors “in a neat, orderly and attractive manner,” consistent with the home’s original appearance, and must clean or repaint in approved colors as needed; the board may set rules on how often (section 6.1.1). If an owner does not, the association may do the work after notice and bill it as an Individual Assessment (section 6.5). A lot next to the golf course that is not kept consistent with the course may be maintained by the association at the owner’s cost (section 6.8).

Signs, Trash and Vehicles

  • Signs: one professional for-sale sign, removed promptly after the sale, plus small address and name plates; no other signs (section 7.6). The club’s Realtors page sets the 24 by 24 inch tan sign with blue lettering.
  • Trash: containers in the builder’s trash alcove or out of sight, out no sooner than 24 hours before pickup and in within 12 hours after (sections 7.4 and 7.12).
  • Vehicles: no commercial vehicles, campers, boats or trailers stored anywhere except inside a garage; garage doors closed except in use (section 7.10); a golf cart only in an enclosed garage or a designated space (section 7.10.3); no overnight street parking except as the rules allow (section 7.11).
  • No clotheslines outdoors (section 7.13).

After a Hurricane: the Owner Must Rebuild

If an Estate Home is substantially damaged, the owner must “repair, restore or reconstruct the Improvement as soon after the casualty as may be practical,” with Architectural Review, and assessments continue even if the home is uninhabitable (section 13.5.1). Section 13.5 leaves all insurance on the lot and house to the owner.

Is the Estate Home Neighborhood at Vanderbilt Country Club a 55+ Community?

Estate Homes at Vanderbilt Country Club carry no age restriction. No 55-plus or housing-for-older-persons provision appears in the recorded Master Declaration or on the 2026 fee sheet, and the club counts unmarried dependents under 23 as members, so by our reading the Estate Homes are all-ages.

The county roll has no age field, so the age mix of Estate owners is not published. What the roll does show is that 72.5% of Estate Homes are homesteaded, the highest share in the community, which points to full-time households rather than seasonal owners. The schools section below gives the assigned public schools for every Estate street.

Can You Rent Out an Estate Home at Vanderbilt Country Club?

Estate Homes at Vanderbilt Country Club may be leased under the community-wide rules of Master Declaration section 10.2: the whole home only, for at least 30 days (February excepted) and no more than a year, no more than four times a year, with the association’s prior written approval, and the owner’s club privileges pass to the tenant.

The Rules in Full

  • Whole residence, 30 days to one year, no room rentals; advertising shorter or longer terms is prohibited, “including internet website” (section 10.2). The club’s forms and renter page add the February exception.
  • Four transfers of club rights a year at most, “even if to the same party more than once per year.”
  • Prior written association approval, decided within 30 days of a complete application or the lease is deemed approved.
  • Privileges transfer: the owner may not be in residence during the lease, and only two tenants plus unmarried children under 23 receive privileges.

What It Means for an Estate Home

The Estate Homes are the least-rented product inside the gates by the only public measure, the homestead share: 74 of 102 are someone’s Florida homestead. A seasonal lease of a four-bedroom Monaco with a pool is a real product, but the four-lease cap and the 30-day minimum rule out short-term rental, and the owner gives up the club while a tenant holds it. The rent a given Estate Home earns is not published; we can pull leased comparables for your address.

Pet Rules for Estate Homes at Vanderbilt Country Club

Estate Homes at Vanderbilt Country Club follow Master Declaration section 7.8: no more than two household pets, dogs, cats or other animals the association permits, leashed whenever outside the home, never kept for commercial purposes. Fish and indoor birds are allowed, and no breed or weight limit appears in the Declaration.

The Declaration’s text: “an Owner may keep no more than two (2) household pets, provided they are not kept for any commercial purpose, and provided that they do not become a nuisance,” and “ALL PETS MUST BE KEPT ON A LEASH WHEN NOT IN THE OWNER’S RESIDENCE” (Master Declaration, section 7.8). The club’s FAQ extends the two-pet limit to renters. Pets may be walked only in areas the association designates, if it designates any. A fence for a dog is a committee application under section 9.2.

Hurricanes, Flood Zone and Insurance for Estate Homes at Vanderbilt Country Club

Estate Homes at Vanderbilt Country Club sit about nine miles inland in hurricane evacuation Zone E, and every one of the 102 Estate address points tests in FEMA Zone X, outside the high-risk flood area. The owner insures the whole house, and a 1998 to 2002 build year makes the roof and wind mitigation the insurance story.

Flood Zone: All 102 in Zone X

We tested the Collier County address point for each of the 102 Estate Homes against FEMA’s effective National Flood Hazard Layer on September 26, 2026, using the county’s site address points layer. All 102 returned Zone X, “area of minimal flood hazard”: 58 on Gleneagle Way, 28 on Allendale Court and 16 on Northhampton Court. The same test returned X for all 120 Villa Homes.

The pattern on the printed map explains it. On FEMA’s effective panel 12021C0218H the course, lakes and yards are shaded Zone AH, shallow ponding of one to three feet, while the building pads are cut out as Zone X. Base flood elevations inside the community are 13.5 to 14.5 feet, and ground at the building points measures about 15.4 to 16.5 feet (NAVD 88), per the measurements in our Vanderbilt Country Club guide. The south streets, including Allendale Court and Northhampton Court, are on panel 12021C0410H; most of Gleneagle Way is on 0218H; both panels took effect May 16, 2012.

FEMA’s preliminary map for Collier County, in its appeal period from August 19, 2026 with a target effective date of summer 2027 per the county’s August 2026 release, changes no Vanderbilt Country Club address point’s zone. A point test is not a lender’s determination; the determination for the address governs.

Elevation Certificates on File

Collier County’s elevation certificate layer holds certificates for two Estate Homes, one on Allendale Court filed with a 2016 building permit and one on Gleneagle Way filed with a 2017 electrical permit (queried September 26, 2026). For any other Estate address, ask the seller; a certificate may help a flood quote even in Zone X.

The Storm Record

The community is in Collier County evacuation Zone E, the fifth of six zones, on the county’s evacuation layer. No primary source places storm surge at Vanderbilt Country Club in Wilma (2005), Irma (2017), Ian (2022), Helene or Milton (2024); the exposure is wind and rain. Irma’s North Naples station recorded a 112 mph gust, per the NWS Miami Irma report, and during Ian the Naples Airport tower recorded a 105 mph gust, per the NWS Miami Ian summary, which also bounds Ian’s surge at the coast, US 41 and the rivers and canals. A resident’s 2009 account in the Naples Daily News archive says Wilma cost the community about 90 trees and damaged 17 pool and lanai screens, which is the Estate Home storm risk in miniature: screen cages.

Insuring an Estate Home

  • You insure the whole house. The master association insures only common areas and “shall not obtain any insurance on behalf of an Owner” (Master Declaration section 13.5). An Estate owner carries a full homeowner policy plus wind and flood.
  • Built before the Florida Building Code. The statewide code took effect March 1, 2002; 100 of the 102 Estate Homes carry build years of 2001 or earlier, so they answer “does not meet” on the building-code question of the state’s wind mitigation form OIR-B1-1802. Roof covering, deck attachment, roof-to-wall connections, hip roof shape, secondary water resistance and opening protection are credited on what an inspector finds.
  • Roof age. An original 1998 to 2002 roof is now 24 to 28 years old. Florida’s section 627.7011 bars refusing coverage solely on roof age under 15 years and, for older roofs, requires allowing an inspection; if it shows five or more years of useful life, age alone cannot be the reason to refuse.
  • Citizens flood rule. From January 1, 2027, every Citizens personal residential policy with wind must carry flood insurance “regardless of value,” per Citizens’ flood requirement page. An Estate owner insured by Citizens needs flood cover even in Zone X.
  • Citizens eligibility. Under section 627.351(6), a home with a dwelling replacement cost of $700,000 or more is generally not eligible, with a limited exception up to $1 million. Replacement cost is not the just value or the sale price; many Estate Homes will be near that line, so it is an address-level question for the agent.
  • Collier County’s flood rating. Unincorporated Collier holds Community Rating System Class 5, a 25% discount on NFIP policies, per FEMA’s April 2026 CRS list.
  • My Safe Florida Home. The program statute, section 215.5586, offers hardening grants to homesteaded, site-built homes built before 2008 with an insured value of $700,000 or less; homestead status and insured value decide eligibility for each Estate Home.

County Permits, Roofs and Recorded Work on Estate Homes at Vanderbilt Country Club

Estate Homes at Vanderbilt Country Club have no public, bulk record of roof replacements, so roof age is an address-by-address question answered by Collier County’s building permit search. What the county’s published files do show is the original build year of every Estate Home, its pool and spa, and two elevation certificates.

  • Build year: 1998 to 2002 for all 102, from the county’s building file.
  • Pools and spas: 97 pools and 49 spas on the roll.
  • Elevation certificates: two Estate addresses have one on the county’s layer, filed with a 2016 building permit and a 2017 electrical permit.
  • Roof permits: not in any bulk file we could reach. Collier County’s Growth Management permit search, by address, lists re-roof, window, shutter, pool and generator permits and their final inspection dates. We pull that history for every Estate listing and purchase.

What a buyer should expect: an Estate Home with an original roof has a roof at least 24 years old and should expect an insurer’s inspection; one with a re-roof permitted after March 1, 2002 earns the top roof-covering answer on the wind mitigation form. For a seller, a replaced roof with a closed permit is the single most valuable document in the listing file.

What Is Being Built Near the Estate Homes at Vanderbilt Country Club?

Estate Homes at Vanderbilt Country Club sit inside a fully built community, so nothing new will be built on the Estate streets. The change is at the edges: the Vanderbilt Beach Road Extension opened at the main gate on June 12, 2026, and I-75 express lanes with Vanderbilt Beach Road access start construction in fall 2026.

  • Vanderbilt Beach Road Extension, Phase 1: opened to traffic June 12, 2026, six lanes east of Collier Boulevard, with improvements at the Danbury Boulevard gate intersection, per Collier County’s opening release and project page. Expect more traffic past the main gate than before 2026.
  • I-75 express lanes: FDOT project 452544-1 includes “Direct access to express lanes at Vanderbilt Beach Road,” with construction reported to start this fall by WGCU on September 20, 2026.
  • Opus Stone: Pulte opened sales on a planned 51-home community at Vanderbilt Beach Road and Massey Street near the community’s southeast corner, per Gulfshore Business, May 14, 2026.
  • Inside the gates: four permanent pickleball courts (construction scheduled fall 2026) and the Golf Course Replacement Project from 2032, both on the 2026 fee sheet. The golf project will affect the front nine that the Estate Homes face; its scope and schedule by hole are not published.

The rural tracts east along Massey Street, zoned A, Rural Agricultural, are the one edge where land use could change; no rezoning hearing was found, per our hub guide.

  • Walking: the club’s site plan prints a 3.4-mile perimeter loop by Danbury Boulevard and Gleneagle Way, with the Allendale Court spur at 0.4 mile and Northhampton Court at 0.2 mile (Community Site Plan).
  • Errands and care: St. Agnes Catholic Church about 0.1 mile from the main gate; Publix at The Shoppes at Pebblebrooke about 2.6 miles north; NCH’s freestanding emergency department about 2.5 miles; Greater Naples Fire Rescue Station 73 across Collier Boulevard, per our hub guide’s measurements.

Choose an Estate Home if you want the most house and lot inside the gates, a private pool without adding one, a cul-de-sac on Allendale Court or Northhampton Court or an inner golf row on Gleneagle Way, and neighbors who mostly live here year round. The trade is a price near $1,100,000, the thinnest resale market in the community (13 sales in three years), a roof and insurance bill you carry alone, and, on a Citizens policy, a replacement cost that may approach the $700,000 eligibility line.

Choose a Villa Home if you want a detached home and full membership at the lowest single-family entry point, a lower neighborhood fee and a slightly deeper resale market (15 sales in three years). Size, lot and price. Estate plans run 2,223 to 2,931 square feet on lots of about 80 by 140 feet; Villa plans run 1,746 to 1,974 on about 58 by 140. The 36-month county medians are $1,100,000 and $755,000.

How much do Estate Homes sell for?

The 13 qualified resales the county recorded in the 36 months to August 29, 2026 ran $915,000 to $1,250,000, median $1,100,000 (n = 13).

Are any Estate Homes for sale right now?

None on the Southwest Florida MLS on September 24, 2026. The one single-family listing, on Preswick Lane at $709,000, is a Villa Home.

Do Estate Homes have private pools?

Almost all: 97 of 102 carry a pool on the 2026 county roll, and 49 a spa.

Do Estate Homes have three-car garages?

Some. The club says “two or three-car garages,” and the Monaco plan shows three bays; which addresses have a third bay is not in the county files we read.

Is there an HOA for the Estate Homes?

Not a separate one. Vanderbilt Community Association, Inc., the master association and club, bills an Estate Home Neighborhood Fee of $2,871.36 in 2026.

What does the Estate Home Neighborhood Fee pay for?

“Property management and residential landscaping,” per the 2026 fee sheet dated August 20, 2026. The roof, exterior, pool, insurance and utilities are the owner’s.

What are total annual dues for an Estate Home?

$16,030.36 in 2026: $13,159 master dues plus the $2,871.36 neighborhood fee, before the $1,200 food and beverage minimum and two special assessments.

Is club membership included, and can I opt out?

Membership is mandatory and attaches to the deed (Articles, section 5.1); the club’s FAQ says it is “mandatory and included with every residential purchase.” There is no opt-out and no initiation fee.

What do I pay at closing to the club?

A $15,000 Resale Capital Contribution ($3,500 if you already own inside), a $500 new home buyer processing fee and the $299 estoppel fee, per the 2026 fee sheet.

Are there special assessments?

Two: $678 for four pickleball courts, and the golf course replacement assessment of $7,895 lump sum by July 1, 2027 or $437.50 a quarter to April 2032. Both bind the next owner.

Does the association have to approve my purchase?

No. “The Vanderbilt Community Association, Inc. does not have an application process for purchases,” per the club’s Prospective Owners page.

Can I add a pool, fence, generator or shutters?

With Architectural Review Committee approval first (Master Declaration Article IX). Florida’s section 720.3035(6) bars denying hurricane protection, including fixed generators, that meets the association’s adopted specifications.

Can I change my roof to metal or a new color?

Only with Architectural Review, under Master Declaration sections 8.2.3 and 8.2.4; approval comes before the building permit.

What flood zone are the Estate Homes in?

Zone X. All 102 Estate address points tested X on FEMA’s effective map on September 26, 2026, and the preliminary map changes none of them.

Do I need flood insurance on an Estate Home?

Not by federal lending rules in Zone X, though a lender may require it. From January 1, 2027, every Citizens policy with wind needs flood cover regardless of value.

How old are the roofs?

Every Estate Home was built from 1998 to 2002, so an original roof is 24 to 28 years old. Replacement dates are in Collier County’s permit records by address.

Did Hurricane Ian flood the Estate Homes?

No primary source places Ian’s surge at Vanderbilt Country Club, which is about nine miles inland in evacuation Zone E; Ian’s Naples exposure here was wind and rain.

What schools serve the Estate Homes?

Bear Creek Elementary, Oakridge Middle and Barron Collier High for 2026-27, per Collier County Public Schools’ address lookup.

What are property taxes on an Estate Home?

The 2026 preliminary median is $5,787.76; non-homestead Estate Homes median $7,772.49. A buyer’s bill resets toward the purchase price, at 10.5058 mills.

Can I rent out an Estate Home?

Yes, for 30 days (February excepted) to one year, up to four leases a year, with association approval; the tenant takes the club privileges (Master Declaration section 10.2).

Are pets allowed?

Two household pets, leashed outside the home (Master Declaration section 7.8). No breed or weight limit appears in the Declaration.

Is it a 55+ community?

No. No age restriction appears in the Master Declaration or the fee sheet.

Can I keep a golf cart and use it on the course?

Yes, in the garage, with the $2,200 annual trail fee, per the 2026 fee sheet.

Is the Estate neighborhood gated?

The whole community is: a staffed Main Gatehouse on Vanderbilt Beach Road at Danbury Boulevard and a members-only gate on Collier Boulevard.

Who maintains my lawn?

The association, through the neighborhood fee’s residential landscaping. Landscaping you add is yours to maintain (Master Declaration section 6.1.2).

Why can’t I find “Estate Homes” in the county records?

The county files all 222 single-family homes under two plat names that mix Estate and Villa Homes. The county’s building class separates them: 102 Estate, 120 Villa.

The state’s OIR-B1-1802 form, which credits roof shape, attachment and opening protection; buyers’ insurers use it, and a current one shortens their quote.

Who pays the $15,000 Resale Capital Contribution?

The buyer, as “the legal and personal obligation of the transferee” under section 5.2.5; a buyer already owning inside pays $3,500.

Do I have to pay off the golf course replacement assessment before closing?

The fee sheet says it remains the obligation of any successor owner, so the unpaid balance can transfer; whether you pay it or credit it is negotiated in the contract.

What about the pickleball assessment?

The same rule: $678 per unit, lump sum or $56.50 a month to May 2027, binding on the successor owner; the estoppel shows your balance.

Who orders the estoppel certificate, and what does it cost?

A deed recorded in January 2026 that the county did not flag as a qualified sale, so it is not accepted as a market price; appraisers will not use it as a comparable.

Is the county’s just value what my home is worth?

No. The Estate median just value is $765,750.50, about 30% below the recorded sale median; it is a tax figure on a lag.

Can I sell my Estate Home while it is rented?

Yes, subject to the lease; a tenant holds the club privileges until the lease ends, and showings follow the lease terms.

Can I sell by owner?

The sign rules allow “For Sale” by owner, but the paperwork (estoppel, capital contribution, assessments, designee forms) is the same, and pricing a thinly traded product is where most money is lost.
