If you are comparing agents, our guide to the best real estate agents in Naples sets local agents side by side on the public record. For the community itself, Collier County shows 10 qualified recorded sales in the 12 months through mid-October 2026, from $910,000 to $1,985,000, at a $1,016,250 median, below the $1,400,000 yearly median of 2022.

This page is about Mockingbird Crossing and its 110 homes. Palazzo at Naples is a separate gated community by a different builder in ZIP 34119; we compare the two on county figures, and no Palazzo fact is used for Mockingbird Crossing. It is not Calusa Pines Golf Club or Vanderbilt Country Club, which are separate private clubs, and it is not any other Mockingbird community. Mockingbird Crossing is on Mockingbird Dr and Songbird Ct, reached from Massey Street, which links Vanderbilt Beach Road and Immokalee Road east of Collier Boulevard (CR 951), in unincorporated Collier County, not inside the City of Naples. Its mailing city is Naples and its ZIP code is 34120.

What does a Mockingbird Crossing seller get from us?

A Mockingbird Crossing seller gets a price built from the county record for the right size band, plat and roll year, not from a community-wide average. The record is deep enough to do that: 166 qualified recorded sales since 2015, and 10 in the last 12 months, from $910,000 to $1,985,000.

With 110 homes on two plats and as few as four qualified sales in some recent calendar years, a single sale never sets a value, so we read each home against its own county heated size, its plat and the sales near it in time. We also tell a seller what a buyer will ask for before the listing goes live.

What does a Mockingbird Crossing buyer get from us?

A Mockingbird Crossing buyer gets the questions that matter before the offer. Which plat is the home on, what is its county roll year, which size band is it in, which flood zone does the county map put the address in, and what can the recorded documents of the homeowners association tell you?

We also send buyers to the Florida statutes that govern homeowners associations, estoppel certificates and resale disclosure, and to the county records that sit behind every figure on this page.

Why do county recorded sales matter here?

County recorded sales matter at Mockingbird Crossing because the county file is long and specific. It holds 166 qualified recorded sales for the two plats from 2015 on, each with a date, a price, a street, a plat and a county heated size, and it shows sale prices below their 2022 peak.

These counts cover sales the county marks as qualified, so a deed the county does not mark as qualified is not in them. Listed prices, days on market and sale-to-list ratios are MLS measures and are not used on this page, because no MLS figures were pulled for it.

Why price a 2,585 sq ft home and a 4,000 sq ft home differently?

The county roll records heated areas from 2,050 to 5,130 sq ft, and homes at the two ends are different products. By our count from the 2026 county roll, 27 homes are under 2,600 sq ft, 26 are 2,600 to 2,999, 39 are 3,000 to 3,499, 11 are 3,500 to 3,999 and 7 are 4,000 sq ft or more. The most common county heated size is 2,585 sq ft, with 19 homes.

Every home of 3,500 sq ft or more is on the first plat, 18 homes in all, which is also where the seven largest homes are. A buyer or seller comparing a 2,585 sq ft home with a 4,000 sq ft home is comparing different sale histories, so we match size band before we match anything else.

Why does the plat matter?

The plat matters because the two plats differ in size and in recent sales. Phase 2 tops out at 3,488 county heated sq ft, while the first plat runs to 5,130. In the last 60 months, the county file shows 19 qualified sales on the first plat at a $1,290,000 median and 12 on Phase 2 at a $1,215,500 median.

Those are separate small samples, and we do not read a gap between them as a price difference by itself. We read each home's plat together with its size and roll year.

Why do the association's documents matter here?

The homeowners association's documents matter because they set what an owner can do with a home. Under Chapter 720 of the Florida Statutes, a homeowners association's governing documents are its recorded declaration, articles and bylaws (s. 720.301(8)), and they control pets, leasing, vehicles, architectural changes and assessments at Mockingbird Crossing.

The association does not publish an assessment schedule on any public page we found, so a buyer's first requests are the declaration, the budget and an estoppel certificate. We walk through each one with the buyer or seller.

Why does the flood record matter here?

The flood record matters because it differs by address. By our count from the county's republished flood layer, 115 of the 121 county address records of the two plats fall in Zone AH and 6 in Zone X; none falls in Zone AE or a V zone.

Zone AH is one of the zones FEMA places in the Special Flood Hazard Area (FEMA glossary). The county's elevation certificate records include certificates for 58 Mockingbird Dr and Songbird Ct addresses, from building permits dated 2014 to 2018 (our count); ask the seller for the certificate for a specific home. Whether a lender requires flood insurance on a Mockingbird Crossing home is the lender's decision, based on the zone at that address; check the address at the FEMA Map Service Center.

Is Mockingbird Crossing part of Palazzo at Naples?

No. Palazzo at Naples is a separate gated community by a different builder in ZIP 34119; we compare the two on county figures, and no Palazzo fact is used for Mockingbird Crossing.

The two are different communities with different builders, different records and different ZIP codes. Check the community name and the street address on any listing or document before you rely on it.

Where exactly is Mockingbird Crossing?

Mockingbird Crossing is on Mockingbird Dr and Songbird Ct, reached from Massey Street, which links Vanderbilt Beach Road and Immokalee Road east of Collier Boulevard (CR 951), in unincorporated Collier County, not inside the City of Naples. Its mailing city is Naples and its ZIP code is 34120.

Collier Boulevard crosses Vanderbilt Beach Road between Pine Ridge Road and Immokalee Road and was officially named Collier Boulevard in 2000, per Wikipedia. We give no other compass placement of the homes.

How do you reach it?

Massey Street links Vanderbilt Beach Road and Immokalee Road, per Naples Press. The county's Vanderbilt Beach Road Extension, which runs east from Collier Boulevard, lists "improvements to Massey Street" in its scope, per Collier County.

D.R. Horton's August 2016 release describes the community as "located off Vanderbilt Beach Road" (release). We give no turn-by-turn directions, because road work in this corridor changes them.

Which streets belong to Mockingbird Crossing?

The 110 homes are on two streets. Mockingbird Dr carries 94 homes: 50 on the first plat, with house numbers 1383 to 1609, and 44 on Phase 2, with house numbers 1402 to 1504. The two plats share the street, and their numbers interleave.

Songbird Ct carries 16 homes, all on the first plat, with house numbers 1613 to 1651. One non-home parcel on the first plat is addressed 1500 Massey St. 94 + 16 = 110, which is the county roll count of homes.

How many homes and plats are there?

There are 110 homes on two recorded plats: the county roll records the first plat as Mockingbird Crossing and the second as Mockingbird Crossing Phase 2. The first plat holds 66 homes and Phase 2 holds 44, 66 + 44 = 110.

D.R. Horton's August 6, 2016 release corroborates the total, saying the community is "expected to feature 110 single-family homes" (release). We use 110 everywhere on this page.

What is the ZIP code?

Mockingbird Crossing is in ZIP code 34120, and all 126 rows of the two plats on the county roll show Naples as the mailing city and 34120 as the ZIP.

A ZIP code does not decide which taxing authorities apply or which public school an address is assigned to, so taxes and schools are checked separately, address by address.

Is Mockingbird Crossing inside the City of Naples?

No. Mockingbird Crossing is in unincorporated Collier County. The 2026 county tax roll proves it: all 110 homes sit in millage area 44, which carries the countywide unincorporated-area general levy at 0.6844 mills and no city levy.

In practice Collier County government, not a city, handles zoning, permits and code questions for these homes. Our Naples hub ties the neighborhoods together.

What sits on the 16 non-home parcels?

The county roll lists 16 parcels on the first plat that carry no house: six it classes as vacant and ten other parcels, one of them addressed 1500 Massey St. Phase 2 has no parcel of that kind.

The roll does not say what the ten other parcels are for, so we do not label any of them. D.R. Horton's 2016 releases describe preserve and wetland areas within the community and call the homesites "estate-sized lots" (June 2016 release). Ask the seller and the association which parcels are common property and who maintains them.

Is Mockingbird Crossing part of Golden Gate Estates?

Mockingbird Crossing is its own recorded subdivision on the county roll, not a Golden Gate Estates lot; we keep a separate page for Golden Gate Estates.

The difference matters for taxes, roads and rules, which are set community by community. Always match a street address to its own record.

Is it inside Calusa Pines or Vanderbilt Country Club?

No. By the clubs' directory locations, Calusa Pines Golf Club lies about 0.6 straight-line miles north of the middle of Mockingbird Crossing and Vanderbilt Country Club about 0.6 miles southwest. Both are separate private clubs, and a Mockingbird Crossing home carries no membership in either.

Links Magazine describes Calusa Pines as about 530 acres a few miles east of I-75 in North Naples (Links Magazine). Vanderbilt Country Club's own site gives its address as 8250 Danbury Blvd, Naples 34120, and says club membership is included in the price of a home inside Vanderbilt Country Club, a community of 800 residences (club site). A Mockingbird Crossing home carries no membership there.

Is Mockingbird Crossing gated?

D.R. Horton's June and August 2016 releases describe Mockingbird Crossing as a gated community (June 2016; August 2016). How the gate works and who may enter are set by the association, so confirm them with it.

The October 2016 release calls it a "private community" (release). We state nothing about how access is controlled.

Does Mockingbird Crossing have a golf course or clubhouse?

Mockingbird Crossing has no golf course, clubhouse, community pool or marina: D.R. Horton's 2016 releases name none, and none of the parcels on the county roll records a clubhouse building. Calusa Pines Golf Club and Vanderbilt Country Club are separate private clubs nearby, and a Mockingbird Crossing home carries no membership or play rights in either.

Public golf is a separate question, and the Valencia Golf and Country Club is the public course we name. Confirm access and rates with the course.

Is it near the beach?

The Vanderbilt Beach area is about 9.7 straight-line miles from the middle of Mockingbird Crossing's county address records. Straight-line miles are measured to a place's published location; road miles are longer and vary by route, season and construction.

Vanderbilt Beach is a separate Gulf-side community; we keep a separate page for it. Collier County Parks lists the beach access on its beaches page.

Is it the same as any other Mockingbird community?

No. Mockingbird Crossing is the 110 homes on the two plats described here, in ZIP 34120 in unincorporated Collier County, and not any other Mockingbird community.

Because a similar name can lead to the wrong records, we tie every figure on this page to the two recorded plats and their streets, and we suggest you do the same with any listing, tax bill or document.

How Did D.R. Horton Build Mockingbird Crossing, and What Does the Record Show?

Mockingbird Crossing was built by D.R. Horton, with county roll years from 2014 to 2021 and 105 of the 110 homes carrying roll years from 2015 to 2019. The table sets the community's county roll counts beside D.R. Horton's 2016 releases and the milestones of the roads and storms around it.

Data updated: November 2026 (D.R. Horton releases of June 8, August 6 and October 26, 2016; Collier County Property Appraiser public data files and recorded sales, download dated October 27, 2026, our analysis; Naples Press; Collier County; Wikipedia, all accessed November 3, 2026).

Who built Mockingbird Crossing?

D.R. Horton, through its Southwest Florida division, built Mockingbird Crossing, per its own 2016 releases (June 2016; August 2016; October 2016).

D.R. Horton was founded in 1978, is headquartered in Arlington, Texas, trades on the NYSE as DHI, and has been the largest US homebuilder by volume since 2002, per Wikipedia. Those are facts about the company, not about this community.

What did D.R. Horton say when it marketed the community?

Three 2016 releases describe the community. The June 8 release lists 10 floor plans, starting prices in the high $400s, eight homes under construction and ten more in planning and permitting (release). The August 6 release says the community is "expected to feature 110 single-family homes," lists nine floor plans and calls it a gated community off Vanderbilt Beach Road (release).

The June release describes preserve and wetland areas within the community and calls the homesites "estate-sized lots." The August release describes a "North Naples gated community" with easy access to I-75 and the beaches and quick access to Mercato and Waterside Shops. The October 26 release features the Langford plan (release). These are the builder's marketing words from 2016, dated, and not a current description of any home.

What were the original prices?

D.R. Horton's June and October 2016 releases put starting prices in the high $400s (June 2016; October 2016). The county's first full year of qualified sales, 2015, shows 24 sales at a $642,800 median.

Those two figures measure different things: a builder's starting price for a plan and the county's median of recorded qualified sales. We print no other price range for the original homes, because no dated source gives one.

When was each home built?

The county roll records a roll year for every home, and roll years are not completion dates. By our count from the roll, the first plat has 1 home from 2014, 16 from 2015, 21 from 2016, 9 from 2017, 11 from 2018, 5 from 2019, 1 from 2020 and 2 from 2021, 66 in all. Phase 2 has 1 from 2016, 14 from 2017, 17 from 2018, 11 from 2019 and 1 from 2020, 44 in all.

Across both plats that is 1 home in 2014, 16 in 2015, 22 in 2016, 23 in 2017, 28 in 2018, 16 in 2019, 2 in 2020 and 2 in 2021. 105 of the 110 homes carry county roll years from 2015 to 2019.

How did the two plats fill in?

The first plat carries roll years from 2014 to 2021 and Phase 2 carries roll years from 2016 to 2020. D.R. Horton's October 26, 2016 release names the Langford plan its best seller "in the newly released Phase II section" (release).

Beyond that quotation, we read the sequence from roll years only. Phase 2 roll years overlap the first plat's from 2016 to 2020, and we draw no conclusion about which homes sold first.

Is D.R. Horton still selling at Mockingbird Crossing?

D.R. Horton's Naples page does not list Mockingbird Crossing among its communities (read November 3, 2026; D.R. Horton Naples).

The newest homes on the county roll carry 2020 and 2021 roll years; the roll also lists six parcels it classes as vacant. We make no claim about who holds those six parcels.

What does the county sales file show over time?

The county file's qualified sales begin in 2015, with 24 sales at a $642,800 median. Yearly qualified sales peaked at 27 in 2017. Yearly medians in years with 10 or more qualified sales were $677,700 in 2016, $585,800 in 2017, $599,000 in 2018, $647,000 in 2019, $779,200 in 2020 and $1,400,000 in 2022, the highest yearly median in the file.

The county record shows sale prices below the 2022 peak: the yearly median of qualified sales was $1,400,000 on 10 sales in 2022, and the 12 months through mid-October 2026 show a $1,016,250 median on 10 sales, from $910,000 to $1,985,000. We add no cause and no forecast.

What construction rules applied when the homes were built?

Every home carries a county roll year from 2014 to 2021, after the 2007 Florida Building Code threshold that s. 553.844 uses for its roof-repair rule (s. 553.844).

That is a statement about the calendar and the statute, not about any home's roof or its condition. Ask the seller for the permit record and any inspection reports for a specific home.

What does the public record not show?

The land purchase, the zoning or PUD ordinance, the plat book and page for both plats, the declaration's recording reference and the date the developer turned the association over to owners: Information not available at time of publishing (checked 2026-11-03).

The Collier County Clerk's official records and the county's zoning records hold them, and a title search reads them for a specific home. Ask the seller's closing agent what the title commitment lists.

If you own or are considering a home at Mockingbird Crossing, start with the county numbers: the 12-month median of $1,016,250 on 10 qualified recorded sales, and the 2022 yearly median of $1,400,000. A value comes from the sales that match your size band, plat and date, and not from one median.

Who Runs Mockingbird Crossing, and What Rules Apply?

Mockingbird Crossing has a homeowners association, and Florida Chapter 720 sets what its governing documents and records must do. The recorded declaration, articles, bylaws and rules control pets, leasing, vehicles and changes to a home, and a buyer gets them through the seller and the association.

Data updated: November 2026 (Florida Statutes Chapter 720, ss. 720.301, 720.303, 720.3035, 720.306, 720.3075, 720.401 and 190.005; Collier County Property Appraiser public data files, download dated October 27, 2026; statutes read November 3, 2026).

Who governs Mockingbird Crossing?

The homeowners association governs Mockingbird Crossing. Under Chapter 720 of the Florida Statutes, a homeowners association's governing documents are its recorded declaration, articles and bylaws (s. 720.301(8)), and they control pets, leasing, vehicles, architectural changes and assessments at Mockingbird Crossing.

Owners may ask to inspect the official records, which the law requires the association to make available within 10 business days of a written request (s. 720.303(5)).

The association's exact legal name, its management company and its current officers: Information not available at time of publishing (checked 2026-11-03).

The seller, the resale documents and the state's corporate records hold them. Ask for the legal name first, because every request for documents, estoppel certificates and records goes to that entity.

Is there a master or sub-association?

No sub-association was identified on any public record we checked.

The title commitment lists what is recorded against a home, and a buyer should read it. If the recorded declaration names another association or a shared-cost arrangement, the seller must be able to say what it is.

Is there a CDD?

The 2026 county tax roll shows no CDD assessment on any home; each carries one $270 non-ad valorem charge.

Under s. 190.005, a community development district of 2,500 acres or less is created by county ordinance, its assessments can appear on the county tax bill, and a developer must disclose a district to initial buyers (s. 190.009). A buyer can check the tax bill for the home and ask the Collier County Tax Collector what any non-ad valorem line is.

Is there an MSTU?

The 2026 levy list for this tax area carries no special-purpose MSTU line; the countywide unincorporated-area general levy, 0.6844 mills, applies to unincorporated parcels.

That levy is the same one that shows Mockingbird Crossing is outside the City of Naples. It is a county levy on the tax roll, not a charge from the association.

Are pets allowed?

Pet rules at Mockingbird Crossing come from the recorded declaration and the association's rules; ask the association for the current rules before you buy.

We print no pet count, weight or breed rule, because no public source gives one. If a pet matters to your decision, make the current rules a written request.

Can I rent my home?

Lease rules come from the recorded declaration. Florida law, s. 720.306(1)(h), says a rental amendment adopted after July 1, 2021 generally binds only owners who take title after it or who consent, while an amendment limiting rentals of less than 6 months or more than 3 per calendar year applies to all owners (s. 720.306).

Ask which version of the documents applies to a specific home. We print no lease minimum or lease count for this community.

Are there rules on vehicles, guests and changes to a home?

The association's pet, lease, rental, vehicle and guest rules: Information not available at time of publishing (checked 2026-11-03).

They are in the recorded declaration and rules; ask the seller and the association before signing. Florida law sets a floor under some of them: under s. 720.3075, governing documents may not bar Florida-friendly landscaping, parking of personal vehicles including pickup trucks in driveways, grills using utility fuels, or an owner's choice of contractor. Read the current statute.

Does Mockingbird Crossing have an age restriction?

No age restriction appears in any public record we checked; confirm with the association and the recorded declaration before you rely on it.

Does the association approve exterior changes?

It can, only if the declaration says so. Under s. 720.3035, review authority exists only where the declaration states or reasonably implies it, the standards must be applied evenly, and a denial must be in writing and cite the specific covenant and the part that does not conform.

Hurricane protection that meets board-adopted specifications cannot be denied. We state no community rule about colors, fences, pools or shutters, because none is public; ask the association for its current standards in writing.

Can I see the association's records?

Yes. Owners may ask to inspect the official records, which the law requires the association to make available within 10 business days of a written request (s. 720.303(5)). Put the request in writing, to the association's legal name, and keep a copy.

Records are the fastest way to see a budget, board minutes and any pending assessment, so a buyer under contract should ask the seller to request them early.

How do I get the official documents before I buy?

Start with the seller and ask for the recorded declaration and amendments, the articles and bylaws, the rules and the current budget. Section 720.401 sets a disclosure summary for the sale of a home in a homeowners association; read the current statute and your contract.

Florida law, s. 720.30851, requires a homeowners association to issue an estoppel certificate on request and limits its fee; read the current statute (Chapter 720). Ask the seller for every recorded amendment too, because the version of a rule that applies to a home depends on when it was adopted.

What Are the Homes and Lots at Mockingbird Crossing Like?

Mockingbird Crossing's 110 single-family homes run from 2,050 to 5,130 county heated sq ft, with county roll years from 2014 to 2021 on two plats. We counted every home by size band, street and roll year. The county roll gives size and year, but not lot dimensions, bedroom counts or bath counts.

Data updated: November 2026 (Collier County Property Appraiser public data files, download dated October 27, 2026, 2026 roll, our analysis; D.R. Horton release, June 8, 2016).

We counted the 110 homes by size band, street and roll year on the county roll. This table shows the homes in each band by plat, with the roll years found in that band.

How big are the homes on the county roll?

On the first plat the county roll records heated areas of 2,050 to 5,130 sq ft, and on Phase 2 it records 2,502 to 3,488 sq ft. D.R. Horton's 2016 releases describe plans of 2,540 to 5,350 sq ft (June 8, 2016 release); the county roll records heated areas of 2,050 to 5,130 sq ft. A builder's figure and the county's heated area measure different things.

How many homes fall in each size band?

Twenty-seven homes are under 2,600 county heated sq ft, 26 are 2,600 to 2,999, 39 are 3,000 to 3,499, 11 are 3,500 to 3,999 and 7 are 4,000 or more. Every home over 3,500 sq ft is on the first plat: 18 first-plat homes exceed that line, and Phase 2 has none. The two plats share the three smaller bands.

What sizes are most common?

The most common county heated sizes are 2,585 sq ft (19 homes), 3,101 sq ft (15), 3,117 sq ft (9), 2,610 sq ft (6) and 2,716 sq ft (5). The county roll does not name the plan behind any size, so this page attaches no plan name to a size. If you are comparing two homes, compare their county heated areas first.

Which homes are largest?

The largest county heated area on the roll is 5,130 sq ft, one home on Songbird Ct with a 2020 roll year; the next largest are 4,808 sq ft (2018) and 4,528 sq ft (2021). Seven homes are 4,000 sq ft or more, running from 4,123 to 5,130, and all seven are on the first plat. Phase 2's largest home is 3,488 sq ft.

How do Songbird Ct homes compare with Mockingbird Dr?

Songbird Ct holds 16 homes, all on the first plat, and their county heated areas run from 2,775 to 5,130 sq ft. Mockingbird Dr holds 94 homes: 50 on the first plat and all 44 on Phase 2, so the two plats share that street. A Mockingbird Dr address does not tell you the plat, so ask the seller which plat a home is on.

How old are the homes?

The county roll years run from 2014 to 2021 on the first plat and from 2016 to 2020 on Phase 2, and 39 homes carry roll years from 2014 to 2016. The roll year is the county's record, not a completion date. This table shows the homes by roll year and plat, from our count.

2018 is the most common roll year, at 28 homes. The newest homes on the county roll carry 2020 and 2021 roll years; the roll also lists six parcels it classes as vacant.

How big are the lots?

D.R. Horton's 2016 releases describe preserve and wetland areas within the community and call the homesites "estate-sized lots" (June 8, 2016 release). That is the builder's wording, not a measurement. Recorded lot widths and depths, lot areas, pool and screen enclosure details and per-home bedroom and bath counts: Information not available at time of publishing (checked 2026-11-03). The recorded plat, a survey, the seller and the county permit record hold them.

Do the homes have pools?

Pools are on individual lots, not run by the association; ask the seller about a specific home's pool and its permit. This page gives no count of homes with pools, because the sources it uses do not give one.

Do the homes have one or two stories?

The county figures used here do not give a story count, so this page prints none. The June 8 and August 6, 2016 releases describe the Danbury plan with a loft, which tells you that at least one plan has an upper level. For any other home, confirm the layout with the seller and check it against the county permit record.

Which Floor Plans Did D.R. Horton Build at Mockingbird Crossing?

Mockingbird Crossing's builder, D.R. Horton, gave figures for two plans in its 2016 releases: the Danbury at 3,946 sq ft and the Langford at 3,121 sq ft. The releases count 10 floor plans in June and nine in August and October. This page prints the figures for those two plans as the releases give them.

Data updated: November 2026 (D.R. Horton releases of June 8, August 6 and October 26, 2016; Collier County Property Appraiser public data files, download dated October 27, 2026).

We read D.R. Horton's three 2016 releases for the community. This table sets out the two plans they describe, with the release date for each.

How many floor plans did D.R. Horton offer?

D.R. Horton's June 8, 2016 release lists 10 floor plans (release); its August 6 and October 26, 2016 releases list nine (August 6; October 26). The June release also put starting prices in the high $400s. The releases do not say why the count changed.

What is the Danbury?

The Danbury, per the June 8 and August 6, 2016 releases, is a four-bedroom plan with 4.5 baths and 3,946 sq ft, with a den, a loft and a game room. It has separate one- and two-car garages. The release figures are the builder's, so confirm a specific home's bedrooms, baths and square footage with the seller.

What is the Langford?

The Langford, per D.R. Horton's October 26, 2016 release, is a three-bedroom, three-bath plan of 3,121 sq ft with a three-car side-load garage and a bonus room. The release calls it the best seller, "in the newly released Phase II section" (October 26 release). That is the builder's phrase for the second plat.

Was there a decorated model?

Yes. The June 8, 2016 release describes a professionally decorated model of the Danbury (release). The release is dated, and no source we found says whether any model remains open today, so ask the seller or the association about the current state of any model home.

How do the builder's sizes compare with the county's?

D.R. Horton's 2016 releases describe plans of 2,540 to 5,350 sq ft (June 8 release); the county roll records heated areas of 2,050 to 5,130 sq ft. A builder's figure and the county's heated area measure different things. This page does not match any plan to a county size, because the county roll does not name plans.

What garages do the plans have?

The Danbury has separate one- and two-car garages, and the Langford has a three-car side-load garage, per the releases. The county figures used here carry no garage field, so the garage on any other home is a question for the seller. Check the garage on the home you are considering against its permit record.

What bedroom and bath counts do other homes have?

The county roll's bedroom and bath fields are blank for all 110 homes, so the only counts this page prints are the two the releases give for the Danbury and the Langford. For any other home, confirm the bedroom and bath count with the seller. A listing's count is a description, not a county record.

How many homes were under construction in 2016?

D.R. Horton's June 8, 2016 release said eight homes were under construction and ten more were in planning and permitting (release). The August 6 release said the community was "expected to feature 110 single-family homes" (release). Both are dated statements from the builder.

What did the releases say about the setting?

The 2016 releases describe preserve and wetland areas within the community and call the homesites "estate-sized lots" (June 8 release). The August 6 release describes a "North Naples gated community" "off Vanderbilt Beach Road" with easy access to I-75 and the beaches and quick access to Mercato and Waterside Shops (release). These are the builder's words, dated 2016.

What is still unpublished about the plans?

The releases give the Danbury and the Langford in full, and they count nine or 10 plans in all. The names, floor plans and bedroom and bath counts of the other plans D.R. Horton built here: Information not available at time of publishing (checked 2026-11-03). The seller's plans and the county permit documents for a specific home are where to look.

What Is the Mockingbird Crossing Real Estate Market Doing?

Mockingbird Crossing's county record shows 10 qualified recorded sales in the 12 months through mid-October 2026, from $910,000 to $1,985,000, at a $1,016,250 median. Sale prices sit below the 2022 peak, and every figure here counts only sales the county marks as qualified; no MLS figures were pulled.

Data updated: November 2026 (Collier County recorded sales, county records through mid-October 2026, county file dated October 27, 2026, our analysis).

The county record shows sale prices below the 2022 peak: the yearly median of qualified sales was $1,400,000 on 10 sales in 2022, and the 12 months through mid-October 2026 show a $1,016,250 median on 10 sales, from $910,000 to $1,985,000.

These counts cover sales the county marks as qualified, so a deed the county does not mark as qualified is not in them. Listed prices, days on market and sale-to-list ratios are MLS measures and are not used on this page, because no MLS figures were pulled for it.

We tracked every qualified recorded sale the county file holds for the two plats, 166 sales from 2015 on. This table lists the county windows from 12 months to the full file, with the median per county heated sq ft for each. The newest qualified sale in the county file is July 1, 2026.

The last 12 months are the 10 rows from October 27, 2025 to July 1, 2026.

What did the 60-month window include?

The 60-month window holds 31 qualified sales from $910,000 to $1,985,000, at a $1,281,000 median. It adds the sales of 2022 and 2023 to the 17 in the 36-month window, so it spans the 2022 high, when the yearly median was $1,400,000. A 60-month median is therefore a blend of two price levels. Use it for depth, and use the shorter windows for current pricing.

What does the 10-year view show?

The 120-month window holds 131 qualified sales from $481,700 to $1,985,000, at a $709,500 median. That window reaches back into the years when yearly medians ran from $585,800 in 2017 to $779,200 in 2020. It shows how far prices moved between those years and the 2022 median of $1,400,000.

What does the full county file show?

The full county file for the two plats holds 166 qualified sales since 2015, from $481,700 to $1,985,000, at a $687,500 median. The first year, 2015, shows 24 sales at a $642,800 median. The most active year was 2017, with 27 qualified sales, and the highest yearly median is 2022's $1,400,000 on 10 sales.

How have resales moved?

Among resales in the last 60 months, the county file pairs 31 homes with an earlier qualified sale; the median change across those 31 pairs is +90 percent, in nominal dollars, not adjusted for inflation, improvements or holding period.

Were any deeds left out of the counts?

The county file shows no priced deed in the last 36 months that it left unqualified. Every priced deed recorded in that window is therefore one of the 17 qualified sales. A deed can go unqualified for many reasons, and the county's flag is the only thing we report.

Why are there no list prices or days on market here?

Listed prices, days on market and sale-to-list ratios are MLS measures, and no MLS figures were pulled for this page. Everything here comes from the county's recorded sales marked qualified, so each figure traces to a recorded deed. If you want list-price context for a specific home, ask us and we will pull it for you.

How should a buyer read these numbers?

Start with the plat and the size, since the 36-month table gives the street, plat, county heated size and roll year for every qualified sale. Use the 12-month and 24-month windows for current pricing and the longer windows for depth. With fewer than 10 sales in each year since 2022, a median moves with which sizes and plats happen to sell, so look at the individual sales for the size you want. A buyer's guide is on our buying page and our Naples buyer page.

How should a seller read these numbers?

Price against qualified recorded sales of the same plat, size band and roll year, with the county heated size and the recording date in view, and expect any buyer to ask why the sale prices sit below the 2022 peak. A pricing opinion should name the sales it relies on and say which are in the county's qualified count. If you are thinking of selling, start with our Naples seller page and request a home valuation that names the recorded sales used.

What Are Mockingbird Crossing HOA Fees, and Is There a CDD?

Mockingbird Crossing's homeowners association does not publish an assessment schedule on any public page we found, so this page prints no fee figure. The 2026 county tax roll shows no CDD assessment on any home; each carries one $270 non-ad valorem charge. Ask for the budget and an estoppel certificate.

Data updated: November 2026 (Collier County Property Appraiser public data files, download dated October 27, 2026, 2026 roll, our analysis; Florida Statutes, 2025 text).

We read the 2026 county tax roll for all 110 homes, and it shows one non-ad valorem charge on every home. The association's own figures are not public. This table lists what to ask for at each layer of cost, and who holds it.

How much are the HOA fees?

The association does not publish an assessment schedule on any public page we found. The current assessment, what it pays for, how often it is billed, and any transfer, application or capital contribution charge: Information not available at time of publishing (checked 2026-11-03). Ask the seller for the current budget and the association's billing schedule before you make an offer.

What does the assessment pay for?

That is set by the association's budget and its recorded declaration, and neither is public. This page makes no claim about what any assessment pays for at Mockingbird Crossing. Ask for the current budget and read its line items, and ask the seller what a recent bill showed.

Is there a CDD assessment?

The 2026 county tax roll shows no CDD assessment on any home; each carries one $270 non-ad valorem charge. Under s. 190.005, a community development district of 2,500 acres or less is created by county ordinance, its assessments can appear on the county tax bill, and a developer must disclose a district to initial buyers under s. 190.009. The statute is part of Chapter 190 of the Florida Statutes. Read the current statute.

What is the $270 charge on the tax bill?

Each of the 110 homes carries one non-ad valorem charge of $270 on the 2026 roll. This page does not name the charge, because the roll does not label it in a way we can confirm. The Collier County Tax Collector bill for a specific home shows it, and the Tax Collector can tell you what it pays for.

Is there an MSTU?

The 2026 levy list for this tax area carries no special-purpose MSTU line; the countywide "Unincorp Gen Mstd" levy applies to unincorporated parcels. That levy is 0.6844 mills on the 2026 roll, one of ten levies in millage area 44.

What is an estoppel certificate?

Florida law, s. 720.30851, requires a homeowners association to issue an estoppel certificate on request and limits its fee; read the current statute (Chapter 720). An estoppel certificate states what the association says is owed on a home, which is why a buyer asks for one before closing. Your contract sets who pays for it.

What utilities will I pay for?

The water, sewer and irrigation providers for these homes: Information not available at time of publishing (checked 2026-11-03). Collier County's utility service-area maps and the seller's recent bills show who bills a specific home. Collier County's water quality report says its drinking water "comes from aquifers deep beneath the surface"; it does not say which provider reaches a given home.

What should a buyer request before closing?

Ask for the items in the table: the current budget, the recorded declaration and amendments, articles, bylaws and rules, an estoppel certificate, any special-assessment notice, the seller's elevation certificate and insurance quotes for the address. Section 720.401 sets a disclosure summary for the sale of a home in a homeowners association; read the current statute and your contract (Chapter 720). Your agent should collect these before the contract's deadlines run.

What Does Florida HOA Law Mean for a Mockingbird Crossing Buyer?

Mockingbird Crossing's homeowners association falls under Chapter 720 of the Florida Statutes, which sets how governing documents, records, rentals, architectural reviews and estoppel certificates work. The statutes set what a buyer may ask for, while the recorded declaration sets the community's own rules. Read the current statute for each point.

Data updated: November 2026 (Florida Statutes, 2025 text).

The answers here state what Florida law says in summary. The community's own rules sit in its recorded documents, which are not public online, so each answer ends with where to ask.

Which law governs the association?

Chapter 720 of the Florida Statutes governs homeowners associations. Under that chapter, a homeowners association's governing documents are its recorded declaration, articles and bylaws (s. 720.301(8)), and they control pets, leasing, vehicles, architectural changes and assessments at Mockingbird Crossing. The text is on the Florida Senate site.

How do I see the association's records?

Owners may ask to inspect the official records, which the law requires the association to make available within 10 business days of a written request (s. 720.303(5); statute text). Put the request in writing and keep a copy. Read the current statute.

Can the association limit rentals?

Lease rules come from the recorded declaration. Florida law, s. 720.306(1)(h), says a rental amendment adopted after July 1, 2021 generally binds only owners who take title after it or who consent, while an amendment limiting rentals of less than 6 months or more than 3 per calendar year applies to all owners (statute text). Ask which version of the documents applies to a specific home.

Can the association reject my exterior changes?

Under s. 720.3035, review authority exists only where the declaration states or reasonably implies it, and standards must be applied evenly. A denial must be in writing and cite the specific covenant and the part that does not conform. Hurricane protection that meets board-adopted specifications cannot be denied. Read the current statute and the recorded declaration.

What can the documents not ban?

Under s. 720.3075, governing documents may not bar Florida-friendly landscaping, parking of personal vehicles including pickup trucks in driveways, grills using utility fuels, or an owner's choice of contractor. Read the current statute. Everything else about vehicles is a question for the declaration and the association.

Can I fly a flag?

Under s. 720.304, an owner may display up to two portable flags no larger than 4.5 by 6 ft and a freestanding flagpole up to 20 ft, subject to setbacks in the governing documents. A security sign within 10 ft of an entrance is also allowed. Read the current statute.

What is the HOA disclosure summary?

Section 720.401 sets a disclosure summary for the sale of a home in a homeowners association; read the current statute and your contract (Chapter 720). The summary is how a buyer learns about assessments and use restrictions before committing. Ask the seller and your agent when it will be delivered.

What does an estoppel certificate do at closing?

Florida law, s. 720.30851, requires a homeowners association to issue an estoppel certificate on request and limits its fee; read the current statute (Chapter 720). The certificate states what the association says is owed on the home, so the closing agent can settle any balance. Your contract sets who requests it and who pays.

When did the developer hand over control?

Section 720.307 is the Florida statute on the developer's turnover of a homeowners association to owners (Chapter 720). Ask the association and the seller what the recorded documents say about turnover. The Collier County Clerk's official records hold recorded documents.

Do condominium milestone laws apply here?

Florida's condominium milestone inspection and structural reserve laws apply to condominium and cooperative buildings, not to these single-family homes. A Mockingbird Crossing buyer's questions about the roof, the structure and the insurance for a home go to the seller, an inspector and the buyer's own insurance agent.

What Are Property Taxes at Mockingbird Crossing?

Mockingbird Crossing's 2026 county tax roll puts all 110 homes in millage area 44, which carries 10.3696 mills in total. The median total tax bill is $7,368 on a median just value of $956,277, and every home carries one $270 non-ad valorem charge. This table lists each authority's levy.

Which authorities levy on Mockingbird Crossing?

Ten levies make up the 10.3696 mills, led by the Collier County General Fund at 3.0107 and the School Board's local board levy at 2.2480. The fire levy is third at 2.0000, and the School Board's state law levy is 1.8990. The "Unincorp Gen Mstd" line is the tax-roll proof that Mockingbird Crossing sits in unincorporated Collier County, outside the City of Naples.

What does a typical home pay?

At 10.3696 mills, the median 2026 just value of $956,277 would carry about $9,916 in ad valorem tax ($956,277 x 0.0103696) before any exemption or assessment limit, plus the $270 non-ad valorem charge; the median total bill on the 2026 roll is $7,368, because taxable value and exemptions differ by home and 90 of the 110 homes carry a homestead exemption. This table shows the 2026 roll for all 110 homes.

What would a new buyer's bill look like?

If a buyer's taxable value came to the 12-month median sale price of $1,016,250, the 10.3696 mills would come to about $10,538 ($1,016,250 x 0.0103696) before any exemption, plus the $270 charge. The county sets taxable value, not the sale price, so treat this as an illustration and check with the Collier County Property Appraiser.

Which fire district levies here?

The fire levy is the Greater Naples Fire Rescue District levy, 2.0000 mills, as the county roll lists it. It is the third-largest single line in millage area 44, after the County General Fund and the School Board's local board levy. The tax roll shows the levy but not which station responds to a given address.

Is there a CDD or MSTU on the bill?

The 2026 county tax roll shows no CDD assessment on any home; each carries one $270 non-ad valorem charge. The 2026 levy list for this tax area carries no special-purpose MSTU line; the countywide "Unincorp Gen Mstd" levy applies to unincorporated parcels. The Collier County Tax Collector bill for a home shows each line.

How much of Mockingbird Crossing is homesteaded?

On the 2026 roll, 90 of the 110 homes, or 82 percent, are homestead-exempt. That is a tax fact about how the roll reads, and it shifts the median bill, since a homestead exemption lowers the taxable value of a home. The median total tax bill of $7,368 sits inside a range from $270 to $15,187.

How does a purchase reset the bill?

A purchase resets the assessed base for the new owner, so a buyer should not assume the seller's 2026 bill carries over to the next tax year. The Collier County Tax Collector bill is the place to see the levies for a specific home, and the exemptions that apply to the owner. Ask your tax professional how a change of ownership affects the bill you will receive.

Is Mockingbird Crossing Gated, and What Is on Site?

Mockingbird Crossing is described as a gated community in D.R. Horton's June and August 2016 releases, and it has no golf course, clubhouse, community pool or marina on site. The builder's releases name preserve and wetland areas as the open space. Pools sit on individual lots, and everyday errands are on Vanderbilt Beach Rd.

Data updated: November 2026 (D.R. Horton's 2016 releases as linked; the 2026 Collier County tax roll, Collier County Property Appraiser public data files, download dated October 27, 2026; store directories as linked).

The table lists what the developer's releases and the county roll say about the community's grounds. Nothing on it comes from a listing, and it shows only what a public record supports.

Is Mockingbird Crossing a gated community?

D.R. Horton's June and August 2016 releases describe Mockingbird Crossing as a gated community (June 8, 2016; August 6, 2016). How the gate works and who may enter are set by the association, so confirm them with it. The October 2016 release calls it a "private community" (October 26, 2016).

How does the gate work?

No public record we checked describes how the gate operates, so this page does not say. Hours, visitor procedures, vendor access and any gate fees or devices are set by the association under its recorded declaration and rules. Ask the association, or the seller of a specific home, for the current procedures before you rely on them, and ask how a buyer's own visitors and movers are handled on closing day.

Is there a clubhouse or community pool?

Mockingbird Crossing has no golf course, clubhouse, community pool or marina: D.R. Horton's 2016 releases name none, and none of the parcels on the county roll records a clubhouse building. Calusa Pines Golf Club and Vanderbilt Country Club are separate private clubs nearby, and a Mockingbird Crossing home carries no membership or play rights in either.

What open space is there?

D.R. Horton's 2016 releases describe preserve and wetland areas within the community and call the homesites "estate-sized lots" (June 8, 2016 release). The releases give no acreage and no location for those areas, and this page makes no claim about water features or views. Ask the seller and the association which areas are preserve and who maintains them.

Are there private pools?

Pools are on individual lots, not run by the association; ask the seller about a specific home's pool and its permit. The county roll gives no pool count for this page to print, so a buyer who wants a pool should check each home's permit record and screen enclosure with the seller.

Where are groceries and a pharmacy?

Publix at Naples Walk (store 676) is at 2450 Vanderbilt Beach Rd, Naples 34109, and has a pharmacy (Publix store page). Confirm hours with the store. This page gives no distance or drive time to it.

Where are Mercato and Coastland Center?

Mercato is at 9110 Strada Place, Naples 34108, and its own site lists Monday to Saturday 10 a.m. to 9 p.m. and Sunday noon to 6 p.m., with "hours may vary" (Mercato). Coastland Center is at 1900 Tamiami Trail North, Naples 34102, and its directory shows Dillard's (Coastland Center). D.R. Horton's August 6, 2016 release described "quick access to Mercato and Waterside Shops" (release).

What should a buyer ask about the common areas?

Ask who maintains the common areas and the preserve areas the builder described, what the budget sets aside for them, and whether any reserve is held. The county roll lists 16 parcels on the first plat that carry no house: six it classes as vacant and ten other parcels, one of them addressed 1500 Massey St. Ask the association and the seller what each one is and who owns it.

Is There Golf Near Mockingbird Crossing, and Where Do Owners Go to Play?

Mockingbird Crossing has no golf course on site, and its homes carry no membership or play rights at the two private clubs nearby, Calusa Pines Golf Club and Vanderbilt Country Club. Valencia Golf and Country Club is an 18-hole public course. Beaches, parks and a county boat ramp round out the outdoor options.

Data updated: November 2026 (the clubs' and courses' own sites, Links Magazine, Paradise Coast, Collier County Parks and WGCU as linked, read November 3, 2026; straight-line miles from the middle of the community's county address records).

Is there golf at Mockingbird Crossing?

Mockingbird Crossing has no golf course, clubhouse, community pool or marina: D.R. Horton's 2016 releases name none, and none of the parcels on the county roll records a clubhouse building. Calusa Pines Golf Club and Vanderbilt Country Club are separate private clubs nearby, and a Mockingbird Crossing home carries no membership or play rights in either.

What is Calusa Pines Golf Club?

Calusa Pines Golf Club is a separate private club; Links Magazine describes it as about 530 acres a few miles east of I-75 in North Naples (Links Magazine). By the club's directory location it lies about 0.6 straight-line miles north of the middle of Mockingbird Crossing. This page says nothing further about its terms, which belong to the club.

Do Mockingbird Crossing owners get golf at Calusa Pines?

No source we found gives a Mockingbird Crossing owner play rights or membership at Calusa Pines Golf Club, and this page does not say they have any. Membership, guest play and any waiting list are the club's terms to state. Ask the club directly, and do not rely on a listing or a verbal claim that golf comes with a home.

What is Vanderbilt Country Club?

Vanderbilt Country Club is at 8250 Danbury Blvd, Naples 34120. Its own site says club membership is included in the price of a home inside Vanderbilt Country Club, a community of 800 residences (vanderbiltcountryclub.com). By the club's directory location it lies about 0.6 straight-line miles southwest of the middle of Mockingbird Crossing, as a separate private club.

Can a Mockingbird Crossing owner join Vanderbilt Country Club?

The club's own site ties membership to the price of a home inside Vanderbilt Country Club (vanderbiltcountryclub.com). A Mockingbird Crossing home carries no membership there. Whether the club offers any other category is the club's to say, so ask it before you assume anything.

Where is public golf?

Valencia Golf and Country Club, 1725 Double Eagle Trail, Naples 34120, is an 18-hole public course, and its own site says tee times can be booked 30 days ahead online (Valencia Golf and Country Club). Confirm access and rates with the course.

Which beaches are near Mockingbird Crossing?

The Vanderbilt Beach area is about 9.7 straight-line miles from the middle of Mockingbird Crossing's county address records; road miles are longer and vary by route, season and construction. Vanderbilt Beach is a separate Gulf-side community; we keep a separate page for it. Collier County Parks calls the beach access "one of the most popular beach accesses" (Collier County Parks).

What are Vanderbilt Beach Park parking and permit rules?

Vanderbilt Beach Park is open 8 a.m. to sundown, with a parking garage and metered street parking, restrooms, showers, concessions and rentals, per Paradise Coast (Paradise Coast). Collier County Parks says county residents can get a free beach parking permit with proof of residency, while visitors use Mobile Pay to Park (Collier County Parks). Confirm current rates and hours.

What about Clam Pass Park and Barefoot Beach Preserve?

Per Paradise Coast, Clam Pass Park has 171 public parking spaces and a free tram, and Barefoot Beach Preserve has 96 spaces and a 342-acre preserve (Paradise Coast parking guide; Paradise Coast beach guide). Confirm current rates and hours before you go.

Where can I launch a boat?

Cocohatchee River Park and Marina, 13531 Vanderbilt Drive, Naples 34110, has a county boat ramp with Gulf access through Wiggins Pass, per Paradise Coast (Paradise Coast). Delnor-Wiggins Pass State Park is a state park with a beach and a boat ramp, per its Wikipedia entry (Wikipedia); confirm current status and fees with Florida State Parks.

Is there ocean rescue at Vanderbilt Beach?

North Collier Fire's first ocean rescue deployment was at Vanderbilt Beach in July 2026, and Tower 29 was dedicated on September 4, 2026 at the Vanderbilt Beach turnaround, per WGCU (WGCU). Confirm current coverage and hours with North Collier Fire.

Collier County Parks lists its office at North Collier Regional Park, 15000 Livingston Road (beaches page; Collier County Parks). Check the department's pages for park hours, programs and any fees, which this page does not quote.

Is Mockingbird Crossing in a Flood Zone?

Mockingbird Crossing's county address records mostly read Zone AH: by our count from the county's republished flood layer, 115 of the 121 county address records of the two plats fall in Zone AH and 6 in Zone X. Both plats sit on FIRM panel 12021C0218H, in Evacuation Zone E. Lenders decide whether flood insurance is required.

Data updated: November 2026 (Collier County's republished copy of the FEMA flood map, panel 12021C0218H, and its evacuation zone, Coastal High Hazard Area and elevation certificate layers, our count, read November 3, 2026; FEMA glossary; Collier County Community Planning and Resiliency page).

The table counts county address records by street and plat, as Collier County's republished copy of the FEMA flood map gives the zones. Check any single address on the FEMA Map Service Center at msc.fema.gov/portal/home, because the live map is the reader tool.

What did we find across the two plats?

By our count from the county's republished flood layer, 115 of the 121 county address records of the two plats fall in Zone AH and 6 in Zone X; none falls in Zone AE or a V zone. The 121 records include the non-home parcel addressed 1500 Massey St, so the count is of address records, not of the 110 homes.

Which streets read Zone X?

Six county address records, four on Songbird Ct and two on Mockingbird Dr, read Zone X on the county's layer; records near a zone line can read differently on the live map, so check the exact address on the FEMA Map Service Center (msc.fema.gov/portal/home). Phase 2 shows no Zone X record on the county's layer.

What does Zone AH mean?

Zone AH is one of the zones FEMA places in the Special Flood Hazard Area (FEMA glossary). Read FEMA's own definition for the details, and ask a lender or insurer what the zone means for a specific address and loan.

What does Zone X mean?

The county's layer labels Zone X here an area of minimal flood hazard. That is the county's label for the layer, not a promise about any single home, and the six Zone X records can read differently on the live map. Check the address on the FEMA Map Service Center before you rely on it.

What is the map panel and date?

Both plats sit on FIRM panel 12021C0218H, effective May 16, 2012, as the county's republished layer reports; confirm the current panel at the FEMA Map Service Center (msc.fema.gov/portal/home). Maps are revised from time to time, so the panel and date on the live map control.

What is the base flood elevation at my home?

The county's map does not give a base flood elevation for each home; get the BFE for a home from its elevation certificate or from the FEMA Map Service Center (msc.fema.gov/portal/home). This page prints no BFE figure for any home.

Are there elevation certificates?

The county's elevation certificate records include certificates for 58 Mockingbird Dr and Songbird Ct addresses, from building permits dated 2014 to 2018 (our count); ask the seller for the certificate for a specific home. A certificate describes one building at one address, so a neighbor's certificate does not stand in for it.

What is the evacuation zone?

Zone E on the county's layer; confirm your zone with Collier County Emergency Management before a storm. Evacuation zones and flood zones are different measures, so a home's evacuation zone says nothing about its FEMA flood zone.

Is Mockingbird Crossing in the Coastal High Hazard Area?

Collier County's Coastal High Hazard Area layer shows no area at Mockingbird Crossing. That is a statement about the county's layer, and it does not replace a flood zone check or an insurance quote for a specific address.

Does a lender require flood insurance?

Whether a lender requires flood insurance on a Mockingbird Crossing home is the lender's decision, based on the zone at that address; check the address at the FEMA Map Service Center (msc.fema.gov/portal/home) and ask the seller for the elevation certificate. Ask a lender early, because the answer can change a buyer's closing costs and monthly payment.

What does Collier's CRS class mean?

Collier County's Community Planning and Resiliency page reports a Community Rating System Class 5, participation since October 1992, savings of over $9 million a year in flood insurance premiums for the community, and an additional 5 percent discount for each class improvement on policies in the Special Flood Hazard Area (Collier County). Your own premium depends on the policy and the address.

How do I check a specific home?

Enter the address at the FEMA Map Service Center (msc.fema.gov/portal/home), ask the seller for the elevation certificate, and ask an insurer to quote the address. Then compare the three: the zone, the certificate and the quote. We can walk a buyer or a seller through all three, and we will tell you plainly what the record does not show.

How Did Hurricanes Irma, Ian and Milton Affect Naples?

No document we found names Mockingbird Crossing in a storm damage report, which is not proof of what a storm did or did not do there. This page gives what official sources report for Collier County and Naples after Irma in 2017, Ian in 2022 and Milton in 2024, and what to ask about a specific home.

Data updated: November 2026 (National Weather Service Miami, Business Observer, the National Hurricane Center and Wikipedia as linked, read November 3, 2026).

Storm effects varied by location and by building, and a county-wide figure is not a figure for one street. Treat every number here as a regional record, not a statement about any home.

Hurricane Irma (2017)

Hurricane Irma made landfall at Marco Island on September 10, 2017 as a Category 3 with 115 mph winds, per the National Weather Service in Miami (NWS Miami). The same page reports storm surge of 3 to 4 ft on the Naples waterfronts. Wikipedia also gives the 115 mph Category 3 landfall (Wikipedia).

Irma's winds in inland Collier County

NWS Miami reports sustained Category 2 winds of 96 to 110 mph in west-central Collier County, including Golden Gate Estates and Orangetree, and the highest land gust in South Florida, 142 mph, at a site near Naples Airport (NWS Miami). Those are measurements at specific places, not at Mockingbird Crossing.

Irma's rain and damage in Collier County

NWS Miami reports 9 to 15 inches of rain inland in Collier County, at least 88 structures destroyed and 1,500 with major damage in the county, over 30,000 claims, and $320 million in damage in unincorporated Collier (NWS Miami). Mockingbird Crossing is in unincorporated Collier County, so that figure is the county total for the area it belongs to, not a figure for these homes.

Power, water and debris after Irma

Business Observer reported on October 27, 2017 that Ave Maria recorded 17 inches of rain and winds over 110 mph per the South Florida Water Management District, that 90 percent of FPL customers in the county lost power, that boil-water notices lasted about a week, and that the county collected 4.2 million cubic yards of debris (Business Observer).

Which homes predate Irma?

39 homes carry county roll years from 2014 to 2016, before Irma's September 2017 landfall. This page makes no claim about the other homes, and a roll year is not a completion date. Ask the seller about a specific home's storm history, repairs and permits.

Hurricane Ian (2022)

Hurricane Ian made its first Florida landfall at Cayo Costa on September 28, 2022 as a Category 4 with 150 mph winds, per Wikipedia (Wikipedia). Wikipedia's Naples article reports an estimated $2.2 billion in damage to Collier County buildings (Wikipedia). The official accounts are the National Hurricane Center report and the NWS Miami summary, and this page quotes no surge figure for Mockingbird Crossing, Massey St or Collier Blvd.

Hurricane Milton (2024)

Hurricane Milton made landfall near Siesta Key on October 9, 2024 as a Category 3 with 115 mph winds, per Wikipedia (Wikipedia). The National Hurricane Center lists Milton as a Category 5 at its peak, October 5 to 10, 2024 (NHC season page), and its report is available as a PDF. This page gives no damage dollar figure for Naples.

What to ask after a storm

Ask the seller for the home's insurance claim history, repair invoices and permits, and its roof and window details. Ask the association for its records of common-area repairs after any storm. Ask for the elevation certificate. A seller who can show records helps a buyer more than any general statement, and we can help you read what you receive.

How Does Insurance Work for a Mockingbird Crossing Home?

Mockingbird Crossing homeowners insure the house themselves, and Florida law shapes the flood, wind and roof questions that come with a quote. Citizens Property Insurance, flood coverage rules and wind mitigation discounts all change over time, so this page dates each item and sends you to the current statute.

Data updated: November 2026 (Florida Statutes ss. 627.0629 and 553.844; Insurance Journal, June 23, 2026; Citizens Property Insurance flood coverage update; all as linked, read November 3, 2026).

Premiums depend on the address, the roof, the openings and the carrier, so this page gives no premium figure.

Who insures what?

The homeowner insures the house. The association's coverage for any common areas is a matter for its budget and records, so ask the association for its insurance summary and its budget before you buy. Pools are on individual lots, so a home with a pool carries that exposure on the owner's own policy.

Flood coverage for a home

Whether a lender requires flood insurance on a Mockingbird Crossing home is the lender's decision, based on the zone at that address; check the address at the FEMA Map Service Center (msc.fema.gov/portal/home) and ask the seller for the elevation certificate. Citizens' personal residential policies phase in a flood coverage requirement by dwelling replacement cost: January 1, 2024 for $600,000 or more, 2025 for $500,000 or more, 2026 for $400,000 or more and January 1, 2027 for all others, and properties in FEMA flood hazard areas needed flood coverage at renewals on or after July 1, 2023 (Citizens). A lender can still ask for flood coverage on a home.

What has changed at Citizens?

Insurance Journal reported on June 23, 2026 that Citizens had 293,772 policies at the end of May 2026, down from 1.4 million in 2023, a 2 percent market share, and that 5 percent of its claims were litigated in 2025 (Insurance Journal). That is a statewide report, and it says nothing about a particular home or quote.

What wind mitigation discounts does Florida law require?

Florida law requires insurers to offer discounts for roof strength, roof-to-wall and wall-to-foundation strength and opening protection, and since October 1, 2023 insurers must describe hurricane mitigation discounts on their websites; the Office of Insurance Regulation reevaluates the discounts by January 1, 2025 and every 5 years (s. 627.0629, Florida Statutes). Read the current statute.

How does roof work affect a home's insurance?

Under s. 553.844, roof replacement on a site-built single-family home requires a secondary water barrier and strengthened roof-deck attachment, and the 25 percent repair rule applies to roofs built or repaired to the 2007 code or later (Florida Statutes). Read the current statute. Ask the seller for the roof's age, permit and any repair history.

Do these homes' build years help?

Every home carries a county roll year from 2014 to 2021, after the 2007 Florida Building Code threshold that s. 553.844 uses for its roof-repair rule (Florida Statutes). That is the only inference this page draws, and it makes no claim about premiums or about any home's condition.

How do I get a real number?

Get quotes for the specific address, with a wind mitigation inspection, before you commit. Ask for the quote with and without flood coverage, and ask the lender what it will require. Quotes change with the carrier's appetite and the date, so a quote from the seller's file may not match what you are offered.

What should a buyer collect before closing?

Collect the elevation certificate, a wind mitigation report, the seller's claim history, the roof's age and permit, and written quotes for the address. Ask the association for its insurance summary and budget. Florida law sets the seller's flood disclosure form; check the current statute and form before listing. We keep a checklist for buyers and sellers and share it on request.

What Is Planned Around Mockingbird Crossing?

Mockingbird Crossing sits off Massey Street, which the Vanderbilt Beach Road Extension work touched. Phase 1 of that extension opened to traffic on June 12, 2026. Road work on Randall Boulevard, Immokalee Road and I-75 is also on the public record, each with its own date.

Data updated: November 2026 (Collier County, Naples Press, Gulfshore Business, FDOT, WGCU, Naples News Now and Yahoo Finance as linked, read November 3, 2026).

Plans change, so every item carries its date and its source. This page gives no distances and no opening dates beyond what the sources state.

The Vanderbilt Beach Road Extension

Phase 1 opened to traffic on Friday, June 12, 2026. It runs about 7 miles from Collier Blvd east to 16th St NE, as a six-lane divided road with pedestrian and bicycle paths from east of Collier Blvd to west of Wilson Blvd, then two lanes to 16th St NE (Naples Press; Gulfshore Business).

What the extension changed on Massey Street

The county's June 2026 release lists improvements to Massey Street and the Collier Boulevard intersections and a ribbon cutting planned for July 1 (Collier County). Gulfshore Business reported on May 22, 2026 that the work required a canal relocation, three canal bridges and improvements to Douglas Street, Massey Street and Weber Boulevard (Gulfshore Business). Naples Press reported that Massey Street was closed to through traffic from February 2024 and that its work adds curbs, gutters, a shared-use path on the west side and a new connection to Old Vanderbilt Beach Road, with full reopening expected with the extension (Naples Press). The date Massey Street fully reopened to through traffic: Information not available at time of publishing (checked 2026-11-03). Check Collier County's road notices for the current status.

What the extension cost

The Naples Press report puts the cost at more than $200 million including right-of-way, design and permitting, the most expensive road project the county has undertaken, originally due in fall 2025, with the need triggered in 2006 (Naples Press). More than $75 million came from the 1-cent sales tax placed on the 2018 ballot, per Gulfshore Business on September 1, 2025 (Gulfshore Business).

Phase 2 to Everglades Boulevard

Phase 2 is about 2 miles from 16th St NE to Everglades Blvd, with a $49.5 million budget; reports in May and June 2026 put the start of construction between late 2026 and early 2027 (Naples Press; Gulfshore Business). Start dates are expectations, not commitments.

Randall Boulevard at Immokalee Road

A June 25, 2026 report said construction was expected to begin in the third quarter of 2026, widening Randall Blvd from two to four lanes on a six-lane footprint and adding an 11-foot continuous-flow right-turn lane from eastbound Immokalee Rd (Gulfshore Business). A November 2024 report gave the scope as about three-quarters of a mile with a 44-foot median and about two years to build (Naples Press).

Immokalee Road at Oil Well Road

On June 23, 2026 the county commission awarded $807,029.10 for a second northbound right-turn lane plus resurfacing, drainage, signal and lighting work at Immokalee Rd and Oil Well Rd (Gulfshore Business). Naples News Now reported on February 29, 2024 the retiming of 17 signals on Immokalee Rd, coordination of 5 Collier Blvd signals from Immokalee Rd to Vanderbilt Beach Rd, and a January 23, 2024 Board authorization to begin talks with FDOT on a diverging diamond at I-75 and Immokalee Rd (Naples News Now).

I-75 widening and the Immokalee Road interchange

FDOT project 452544-1, on a page updated November 3, 2026, covers 21 miles from north of Golden Gate Parkway to south of Alico Road, in the construction phase with the current phase starting mid-2026: express lanes in each direction, auxiliary lanes, a diverging diamond interchange at Immokalee Road, direct express lane access at Vanderbilt Beach Road and noise walls, with public hearings October 27 and 28, 2026 (FDOT project page). WGCU reported on September 20, 2026 a three-year construction period and noise walls in 29 neighborhoods covering about 16 miles at $77 million (WGCU). Check the project page for current closures.

New homes and apartments nearby

Naples News Now reported that the county commission approved 150 apartments on 5.88 acres on Vanderbilt Beach Rd east of Livingston Rd on October 22, 2024 by a 4 to 1 vote (Naples News Now). Up to 400 apartments were proposed off Oil Well Rd near Palmetto Ridge High School, recommended for approval by the Planning Commission in December 2022, per a report carried by Yahoo Finance (Yahoo Finance); check the county's records for the final decision.

Is anything planned on Massey Street itself?

Rezonings, site plans and petitions on or beside Massey Street: Information not available at time of publishing (checked 2026-11-03). Collier County Growth Management holds them, and the Planning Commission and Board of County Commissioners agenda packets list them. These are county figures on one yardstick, qualified recorded sales over $100,000. Fees, rules, gates, amenities, golf terms, builders' features and flood records are not compared.

How do prices compare?

Over 24 months, Mockingbird Crossing shows 13 qualified sales at a $1,017,500 median and Palazzo at Naples 11 sales at a $1,075,000 median. Over 60 months, Mockingbird Crossing shows 31 sales at a $1,281,000 median and Palazzo at Naples 18 sales at a $1,117,500 median. Each window is named, and each figure is a county median of qualified sales, not an asking price.

How do county roll years compare?

Mockingbird Crossing's homes carry county roll years from 2014 to 2021, and Palazzo at Naples' parcels carry roll years from 2015 to 2023. A roll year is the county's year for a building, not a completion date, and it says nothing about condition.

How do sizes compare?

The county records heated areas of 2,050 to 5,130 sq ft at Mockingbird Crossing and 1,993 to 3,442 sq ft at Palazzo at Naples. A builder's figure and the county's heated area measure different things, so compare county figures with county figures.

How does sales activity compare?

In the 12 months through mid-October 2026, Mockingbird Crossing had 10 qualified sales, from $910,000 to $1,985,000, at a $1,016,250 median. Palazzo at Naples had 5, from $765,000 to $1,225,000, with no median because the county file holds fewer than 10. Fewer sales means each one moves the picture more.

How do Tuscany Pointe, Black Bear Ridge, Raffia Preserve and Valencia Lakes read on the same yardstick?

The table gives their sales counts, ranges and medians without judgment. D.R. Horton also built Tuscany Pointe in ZIP 34120; its figures here are county figures only. Where a window holds fewer than 10 qualified sales, the table shows a range and no median.

What can the county numbers not compare?

Fees, rules, gates, amenities, golf terms, builders' features and flood records are not compared here, because the county yardstick does not measure them. Ask each association for its budget, declaration and estoppel certificate, and check each address on the FEMA Map Service Center, before you weigh one community against another.

By release size, which is not the same as county heated area, the Langford (3,121 sq ft, October 26, 2016 release) falls in the 3,000 to 3,499 band and the Danbury (3,946 sq ft, June 8, 2016 release) in the 3,500 to 3,999 band. No other plan name is matched to a size.

Under 2,600 sq ft

27 homes fall in this band, 12 on the first plat and 15 on Phase 2, with roll years from 2015 to 2019. The most common county heated size on the roll, 2,585 sq ft, is in this band, on 19 homes. Confirm bedroom and bath counts with the seller, because the county roll's bedroom and bath fields are blank for all 110 homes.

2,600 to 3,499 sq ft

65 homes fall in this range: 26 at 2,600 to 2,999 and 39 at 3,000 to 3,499, on both plats. The Langford's release size of 3,121 sq ft falls here, and the common county sizes of 3,101 sq ft (15 homes), 3,117 (9), 2,610 (6) and 2,716 (5) sit in this range. Those counts are not tied to plan names.

3,500 sq ft and over

18 homes are 3,500 sq ft or more, and all are on the first plat: 11 at 3,500 to 3,999 and 7 at 4,000 or more, from 4,123 to 5,130. The Danbury's release size of 3,946 sq ft falls in the 3,500 to 3,999 band. The largest county heated area on the roll is 5,130 sq ft, one home on Songbird Ct with a 2020 roll year; the next largest are 4,808 sq ft (2018) and 4,528 sq ft (2021).

Phase 2's range

Phase 2 homes run 2,502 to 3,488 county heated sq ft, with roll years from 2016 to 2020. Over the last 60 months the county file shows 12 qualified Phase 2 sales, with a $1,215,500 median. The plat matters because Phase 2 holds no home of 3,500 sq ft or more, so a size comparison across plats should keep that in view.

How sale prices spread across sizes

The 17 qualified sales recorded in the last 36 months run from 2,550 to 4,528 county heated sq ft. The largest, $1,985,000 on June 15, 2026, was a 4,528 sq ft home on Songbird Ct with a 2021 roll year, and the lowest, $910,000 on May 13, 2026, was a 3,655 sq ft home on Songbird Ct. Prices depend on condition, lot, pool and updates, not size alone.

Which fits?

Decide by size band, plat, county roll year and flood zone only. If you want a home over 3,500 sq ft, the first plat is where the county roll places them. If you want a size under 3,500 sq ft, both plats have homes. Check the flood zone at each address on the FEMA Map Service Center, and confirm a home's bedrooms, baths and plan with the seller.

Thinking of Selling Your Home at Mockingbird Crossing? List With the #1 Team in Southwest Florida Since 2012

Mockingbird Crossing sellers get the strongest result when a home is priced by its size band, its plat and Collier County's recorded sales, because county records through mid-October 2026 show 10 qualified sales in 12 months and sale prices below the 2022 peak. McGreevy and Comisar price from the record, not a portal estimate.

Data updated: November 2026 (Collier County recorded sales, qualified sales only, county records through mid-October 2026, county file dated October 27, 2026; Collier County 2026 tax roll; our analysis).

If you're searching for the best Mockingbird Crossing listing agent, or thinking, "I need to sell my home at Mockingbird Crossing...", you are choosing between a team that reads the market from a portal and a team that reads it from the record. We tracked every qualified recorded sale the county file holds for the two plats, 166 sales from 2015 on, we read the 2026 county tax roll for all 110 homes, and we checked the flood zone at all 121 county address records of the two plats. Jesse McGreevy and Marc Comisar price each home by size band, plat and county heated size, and put the flood record and the homeowners association paperwork in front of a buyer before the buyer has to ask.

How do you price below the 2022 peak?

We state the trend and then price from the windows. The county record shows sale prices below the 2022 peak: the yearly median of qualified sales was $1,400,000 on 10 sales in 2022, and the 12 months through mid-October 2026 show a $1,016,250 median on 10 sales, from $910,000 to $1,985,000. We weigh the 12-month window against the 60-month window, 31 sales at a $1,281,000 median, and check the answer against Palazzo at Naples, Tuscany Pointe, Black Bear Ridge, Raffia Preserve and Valencia Lakes on the same county yardstick. We make no forecast.

Does my home's size band change the price?

Yes, because size is the first adjustment after the plat. The county roll counts 27 homes under 2,600 county heated sq ft, 26 from 2,600 to 2,999, 39 from 3,000 to 3,499, 11 from 3,500 to 3,999 and 7 at 4,000 and over. We compare your home with qualified sales of a similar county heated size, and we compute no new size statistic from a handful of deeds.

Does my plat change the pricing?

It can. Over 60 months the first plat shows 19 qualified sales from $910,000 to $1,985,000 at a $1,290,000 median, and Phase 2 shows 12 from $915,000 to $1,525,000 at a $1,215,500 median. Phase 2 tops out at 3,488 county heated sq ft, while every home over 3,500 sq ft is on the first plat, so the two plats sit in different size ranges.

What will a buyer ask me for?

A buyer will ask for the recorded declaration and its amendments, the articles, bylaws and rules, and the current budget. Expect a request for the disclosure summary: section 720.401 sets a disclosure summary for the sale of a home in a homeowners association, so read the current statute and your contract. Expect an estoppel certificate request, an elevation certificate for the home and a wind mitigation report. We gather these at listing.

What about flood and insurance questions?

Buyers ask both. By our count from the county's republished flood layer, 115 of the 121 county address records of the two plats fall in Zone AH and 6 in Zone X, and the county layer puts the plats in Evacuation Zone E. Whether a lender requires flood insurance on a Mockingbird Crossing home is the lender's decision, based on the zone at that address; check the address at the FEMA Map Service Center (msc.fema.gov) and ask the seller for the elevation certificate. Citizens' personal residential policies phase in flood coverage by dwelling replacement cost, and a lender can still ask for flood coverage on a home.

Frequently Asked Questions: Buyer Edition

Mockingbird Crossing buyers ask what the 110 homes are, what has sold, what the flood record says and which documents govern a purchase. Each answer draws on a county record, a builder release, a statute or a public report, and where a fact is not published we say what to ask for.

Data updated: November 2026 (Collier County recorded sales, qualified sales only, county records through mid-October 2026, county file dated October 27, 2026; Collier County 2026 tax roll; D.R. Horton's 2016 releases; Florida Statutes; flood zones as Collier County republishes the FEMA map, our count; our analysis).

What is Mockingbird Crossing?

Mockingbird Crossing is 110 single-family homes built by D.R. Horton on two recorded plats, 66 homes on the first plat and 44 on Phase 2, on Mockingbird Dr and Songbird Ct, reached from Massey St, Naples 34120, in unincorporated Collier County. County roll years run from 2014 to 2021. Our Naples hub reaches the wider market.

Where is it?

Mockingbird Crossing is on Mockingbird Dr and Songbird Ct, reached from Massey Street, which links Vanderbilt Beach Road and Immokalee Road east of Collier Boulevard (CR 951), in unincorporated Collier County, not inside the City of Naples. Its mailing city is Naples and its ZIP code is 34120. Sources: Naples Press, Collier County and D.R. Horton's August 2016 release, which says "located off Vanderbilt Beach Road".

Is it part of Palazzo at Naples?

No. Palazzo at Naples is a separate gated community by a different builder in ZIP 34119; we compare the two on county figures, and no Palazzo fact is used for Mockingbird Crossing.

How many homes are there?

The county roll counts 110 single-family homes: 66 on the first plat and 44 on Phase 2. The roll lists 16 parcels on the first plat that carry no house: six it classes as vacant and ten other parcels, one of them addressed 1500 Massey St. D.R. Horton's August 6, 2016 release says the community is "expected to feature 110 single-family homes".

Who built it?

D.R. Horton, through its Southwest Florida division, built Mockingbird Crossing, per its own 2016 releases. D.R. Horton's Naples page does not list Mockingbird Crossing among its communities (read November 3, 2026; D.R. Horton Naples). The company was founded in 1978, is headquartered in Arlington, Texas, trades on the NYSE as DHI and has been the largest US homebuilder by volume since 2002, per Wikipedia.

When were the homes built?

Every home carries a county roll year from 2014 to 2021. On the first plat the roll counts 1 home in 2014, 16 in 2015, 21 in 2016, 9 in 2017, 11 in 2018, 5 in 2019, 1 in 2020 and 2 in 2021; Phase 2 counts 1 in 2016, 14 in 2017, 17 in 2018, 11 in 2019 and 1 in 2020. A roll year is a county record, not a completion date.

What were the original prices?

D.R. Horton's June and October 2016 releases put starting prices in the high $400s (June 8, 2016; October 26, 2016). The county's first full year of qualified sales, 2015, shows 24 sales at a $642,800 median.

Which floor plans were offered?

D.R. Horton's June 8, 2016 release lists 10 floor plans, and its August 6 and October 26, 2016 releases list nine. Two are named: the Danbury, at 3,946 sq ft with 4 bedrooms and 4.5 baths, and the Langford, at 3,121 sq ft with 3 bedrooms and 3 baths. Confirm any other home's plan with the seller.

How big are the homes?

The county roll records heated areas of 2,050 to 5,130 sq ft on the first plat and 2,502 to 3,488 sq ft on Phase 2. By band, 27 homes are under 2,600 sq ft, 26 run 2,600 to 2,999, 39 run 3,000 to 3,499, 11 run 3,500 to 3,999 and 7 are 4,000 and over, all on the first plat. D.R. Horton's 2016 releases describe plans of 2,540 to 5,350 sq ft, and a builder's figure and the county's heated area measure different things.

How big are the lots?

D.R. Horton's 2016 releases call the homesites "estate-sized lots" (June 8, 2016 release) and describe preserve and wetland areas within the community. Lot widths, depths and areas are shown on the recorded plat and the survey, so ask the seller for the survey and check the county permit record for a specific home.

Is it a gated community?

D.R. Horton's June and August 2016 releases describe Mockingbird Crossing as a gated community (June 8; August 6). How the gate works and who may enter are set by the association, so confirm them with it. The October 2016 release calls it a "private community".

Is there a clubhouse or community pool?

No. Mockingbird Crossing has no golf course, clubhouse, community pool or marina: D.R. Horton's 2016 releases name none, and none of the parcels on the county roll records a clubhouse building. Pools are on individual lots, not run by the association; ask the seller about a specific home's pool and its permit.

Can owners play golf at Calusa Pines or Vanderbilt Country Club?

No source we found gives Mockingbird Crossing owners play rights at either club. Calusa Pines Golf Club is a separate private club, and Vanderbilt Country Club's own site says club membership is included in the price of a home inside Vanderbilt Country Club, a community of 800 residences. A Mockingbird Crossing home carries no membership there. By the clubs' directory locations, Calusa Pines Golf Club lies about 0.6 straight-line miles north of the middle of Mockingbird Crossing and Vanderbilt Country Club about 0.6 miles southwest.

What have homes sold for in the last year?

County records through mid-October 2026 show 10 qualified sales in the last 12 months, from $910,000 to $1,985,000, at a $1,016,250 median. The newest qualified sale was recorded July 1, 2026. No MLS figures were used.

Are prices rising or falling?

The county record shows sale prices below the 2022 peak: the yearly median of qualified sales was $1,400,000 on 10 sales in 2022, and the 12 months through mid-October 2026 show a $1,016,250 median on 10 sales, from $910,000 to $1,985,000. We make no forecast.

How many homes sold in the last year?

The county marks 10 qualified sales in the last 12 months, 13 in 24 months, 17 in 36 months and 31 in 60 months. The county file holds 166 qualified sales from 2015 on. Calendar years after 2022 are thin: the county file shows 4 in 2023, 4 in 2024, 5 in 2025 and 8 in 2026 through mid-October. The county file shows no priced deed in the last 36 months that it left unqualified.

What are the HOA fees?

The association does not publish an assessment schedule on any public page we found, so we print no figure. Ask the seller for the current budget, an estoppel certificate and any special-assessment notice, and ask what the assessment pays for before you make an offer. No transfer, application or capital contribution figure is published either.

Is there a CDD?

The 2026 county tax roll shows no CDD assessment on any home; each carries one $270 non-ad valorem charge. Under section 190.005, a district of 2,500 acres or less is created by county ordinance, district assessments can appear on the county tax bill, and a developer must disclose a district to initial buyers.

Are pets allowed?

Pet rules at Mockingbird Crossing come from the recorded declaration and the association's rules; ask the association for the current rules before you buy. We print no pet limit because none is published on a page we found.

Can I rent my home?

Lease rules come from the recorded declaration. Florida law, s. 720.306(1)(h), says a rental amendment adopted after July 1, 2021 generally binds only owners who take title after it or who consent, while an amendment limiting rentals of less than 6 months or more than 3 per calendar year applies to all owners. Ask which version of the documents applies to a specific home.

Is it age restricted?

No age restriction appears in any public record we checked; confirm with the association and the recorded declaration before you rely on it.

Who manages the association?

The homeowners association's exact legal name, management company and current officers are not published on a public record we checked, and we will not guess at them. The seller, the resale documents and the state's corporate records hold them. No sub-association was identified on any public record we checked.

What are the property taxes?

The 2026 county roll puts all 110 homes in millage area 44 at 10.3696 mills, with a median just value of $956,277 and median total taxes of $7,368.

What flood zone is it in?

By our count from the county's republished flood layer, 115 of the 121 county address records of the two plats fall in Zone AH and 6 in Zone X; none falls in Zone AE or a V zone. Both plats sit on FIRM panel 12021C0218H, effective May 16, 2012, as the county's republished layer reports; confirm the current panel at the FEMA Map Service Center.

What evacuation zone is it in?

Zone E on the county's layer; confirm your zone with Collier County Emergency Management before a storm. Collier County's Coastal High Hazard Area layer shows no area at Mockingbird Crossing.

Is there an elevation certificate for my home?

The county's elevation certificate records include certificates for 58 Mockingbird Dr and Songbird Ct addresses, from building permits dated 2014 to 2018 (our count); ask the seller for the certificate for a specific home. The county's map does not give a base flood elevation for each home; get the BFE for a home from its elevation certificate or from the FEMA Map Service Center.

Did the hurricanes damage Mockingbird Crossing?

No document we found names Mockingbird Crossing in a storm damage report, which is not proof of what a storm did or did not do there. Ask the seller for claims and repairs tied to any storm, ask the association for records of common-area work, and ask for the elevation certificate. 39 homes carry county roll years from 2014 to 2016, before Irma's September 2017 landfall.

How does the Vanderbilt Beach Road extension affect access?

The extension's Phase 1 opened to traffic on June 12, 2026, and the county's June 2026 release lists improvements to Massey Street. Naples Press reported that Massey Street was closed to through traffic from February 2024, with full reopening expected with the extension. We have no confirmed date for its full reopening, so check Collier County's road notices.

Which documents should I review?

Ask for the recorded declaration and its amendments, the articles, bylaws and rules, and the current budget. Under Chapter 720, a homeowners association's governing documents are its recorded declaration, articles and bylaws (s. 720.301(8)). Also review the disclosure summary, which section 720.401 sets for the sale of a home in a homeowners association, and the estoppel certificate: Florida law, s. 720.30851, requires a homeowners association to issue an estoppel certificate on request and limits its fee; read the current statute (Chapter 720) and your contract.

Can I see the association's records?

Owners may ask to inspect the official records, which the law requires the association to make available within 10 business days of a written request (s. 720.303(5); Chapter 720 text). Put the request in writing and keep a copy.

How far is the beach?

The Vanderbilt Beach area is about 9.7 straight-line miles from the middle of Mockingbird Crossing's county address records; road miles are longer and vary by route, season and construction. Vanderbilt Beach Park is open 8 a.m. to sundown, with a parking garage and metered street parking, per Paradise Coast. Confirm current rates and hours.

Which schools are nearby?

School assignment depends on the exact address and can change each year. Confirm zoning for any Mockingbird Crossing address with Collier County Public Schools before you rely on it. The district publishes a school list and attendance boundary maps, and parents may apply for a school outside the assigned zone through the district's choice program.

Where is emergency care?

Call 911 in an emergency. NCH lists four emergency departments: NCH Baker Hospital, NCH North Naples Hospital, the NCH Northeast freestanding emergency department and a Bonita Springs freestanding emergency department. Physicians Regional Medical Center has campuses at 6101 Pine Ridge Rd, Naples 34119, and 8300 Collier Blvd, Naples 34114 (Physicians Regional).

How is Mockingbird Crossing different from Tuscany Pointe?

Both were built by D.R. Horton, and we compare them on county figures only. Mockingbird Crossing is 110 homes (126 parcels) with county roll years from 2014 to 2021 and heated areas of 2,050 to 5,130 sq ft; Tuscany Pointe is 165 parcels with roll years from 2015 to 2025 and heated areas of 1,353 to 4,816 sq ft, in ZIP 34120. In the last 12 months the county shows 10 qualified sales at Mockingbird Crossing and 2 at Tuscany Pointe, from $700,000 to $745,000. Fees, rules, gates, amenities, golf terms and flood records are not compared.

Frequently Asked Questions: Seller Edition

Mockingbird Crossing sellers ask what a home is worth, how the plat and size band change the price, what a buyer will request and which statutes shape the sale. Each answer draws on a county record, a builder release, a statute or our analysis, and where a figure is not published we print none.

Data updated: November 2026 (Collier County recorded sales, qualified sales only, county records through mid-October 2026, county file dated October 27, 2026; Collier County 2026 tax roll; Florida Statutes; flood zones as Collier County republishes the FEMA map, our count; our analysis).

How do I sell my home at Mockingbird Crossing?

McGreevy and Comisar, Top 1% Real Estate Agents Nationally Since 2008, start with a pricing read on your size band and plat, gather the recorded declaration, the budget and an estoppel certificate, check the flood zone and the elevation certificate, and then list. Call Jesse at (239) 898-6072, text or call, to start. Our guide to selling a home in Naples walks through the steps.

What have homes sold for recently?

County records through mid-October 2026 show 10 qualified sales in the last 12 months, from $910,000 to $1,985,000, at a $1,016,250 median. The newest qualified sale was recorded July 1, 2026, at $1,400,000 on Mockingbird Dr in Phase 2. The 2026 count is 8 qualified sales through mid-October.

Why use 12-month, 60-month and full-file views?

Each answers a different question. The 12-month view holds 10 qualified sales at a $1,016,250 median and shows today's level. The 60-month view holds 31 at $1,281,000 and spans the 2022 high. The 120-month view holds 131 at $709,500, and the full county file holds 166 qualified sales from 2015 on at a $687,500 median and shows the long record.

What is my home worth?

It depends on the size band, the plat, the county heated size and the condition, so we answer from the record rather than a portal estimate. Start with a free home valuation or call Jesse at (239) 898-6072. We compare the qualified recorded sales for your plat and size band with the 12-month and 60-month windows.

How do you pick comparables?

We start with your own size band and plat, then match county heated size, county roll year and recording date, then widen across Mockingbird Dr and Songbird Ct. We then check the answer on the county yardstick against Palazzo at Naples, Tuscany Pointe, Black Bear Ridge, Raffia Preserve and Valencia Lakes. Those are different places, so they test a price and never set it.

Does my plat change the price?

It can. Over 60 months the first plat shows 19 qualified sales at a $1,290,000 median and Phase 2 shows 12 at a $1,215,500 median. Phase 2 homes run 2,502 to 3,488 county heated sq ft with roll years from 2016 to 2020, and the first plat runs 2,050 to 5,130 with roll years from 2014 to 2021, so we match your plat first.

Does my home's size band matter?

Yes. The roll counts 27 homes under 2,600 county heated sq ft, 26 from 2,600 to 2,999, 39 from 3,000 to 3,499, 11 from 3,500 to 3,999 and 7 at 4,000 and over. The qualified sales of the last 36 months run from 2,550 to 4,528 county heated sq ft. We compute no new statistic from a handful of deeds.

Does the drop from the 2022 median affect my price?

It is part of the record we price from. The county record shows sale prices below the 2022 peak: the yearly median of qualified sales was $1,400,000 on 10 sales in 2022, and the 12 months through mid-October 2026 show a $1,016,250 median on 10 sales, from $910,000 to $1,985,000. We make no forecast, so we price against the sales that have closed.

Were any deeds left out of the county numbers?

Only deeds the county does not mark as qualified sales, and we leave those out of every median because the county did not qualify them. The county file shows no priced deed in the last 36 months that it left unqualified, so the 36-month counts hold every priced deed the file records.

Who is the best listing agent for Mockingbird Crossing?

We think the answer is the team that prices from the record. Jesse McGreevy and Marc Comisar are Top 1% Real Estate Agents Nationally Since 2008, lead the #1 team in Southwest Florida since 2012, and as leaders of Domain Realty Group have closed over $2.5 billion in real estate. We tracked every qualified recorded sale the county file holds for Mockingbird Crossing from 2015 on. Call Jesse at (239) 898-6072.

How do I choose a listing agent?

Ask each candidate to show the sales behind the price, name the window, and say what the county does and does not record. Ask how the agent will handle your plat, the flood zone, the elevation certificate and the association paperwork. An agent who quotes one price with no sales is guessing.

What should a listing presentation include?

It should contain the qualified recorded sales for your plat and size band with the window named, a note on what the county roll cannot see, a plan for the resale paperwork and the estoppel certificate, and a net sheet built from your own numbers.

What documents will a buyer ask for?

The recorded declaration and its amendments, the articles, bylaws and rules, the current budget, the disclosure summary, an estoppel certificate, the elevation certificate, a wind mitigation report, and the plans and permit documents for a pool or addition. We request them at listing so a buyer's review starts with the paperwork in hand.

What must I give a buyer under Florida HOA law?

Section 720.401 sets a disclosure summary for the sale of a home in a homeowners association; read the current statute and your contract (Chapter 720). Under Chapter 720, the governing documents are the recorded declaration, articles and bylaws (s. 720.301(8)), and they control pets, leasing, vehicles, architectural changes and assessments at Mockingbird Crossing.

What is an estoppel certificate?

It is the association's statement of what an owner owes. Florida law, s. 720.30851, requires a homeowners association to issue an estoppel certificate on request and limits its fee; read the current statute (Chapter 720). We print no day count and no fee figure, so ask early.

Who pays an unpaid assessment at closing?

The contract and the closing statement settle who pays, so ask the closing agent to confirm the payoff from the estoppel certificate. We print no assessment figure, because the association does not publish an assessment schedule on any public page we found.

What if the association levies a special assessment?

Ask the association for the notice and its terms, and disclose it to buyers. We state no special assessment at Mockingbird Crossing, because none is published on a public page we found; call us and we will walk through the effect on your sale.

Will buyers ask about flood?

Yes. Expect questions on the zone, the elevation certificate and the evacuation zone. By our count from the county's republished flood layer, 115 of the 121 county address records of the two plats fall in Zone AH and 6 in Zone X, and the plats are in Evacuation Zone E. Ask for the elevation certificate for your home, and check your address at the FEMA Map Service Center.

Will buyers ask about insurance?

Yes. Collect a wind mitigation report and your claim history, and know the Citizens flood phase-in: its personal residential policies phase in flood coverage by dwelling replacement cost, and a lender can still ask for flood coverage on a home (Citizens). Get quotes for the specific address, with a wind mitigation inspection, before you commit.

Will buyers ask about the gate and common areas?

Yes. D.R. Horton's June and August 2016 releases describe Mockingbird Crossing as a gated community, and how the gate works and who may enter are set by the association, so confirm them with it. The releases also describe preserve and wetland areas within the community, and the roll lists 16 parcels on the first plat that carry no house. Ask the association who maintains common areas and what the budget shows.

Will buyers ask about pets and rentals?

Yes, so know the answer from your documents. Pet rules come from the recorded declaration and the association's rules. Lease rules come from the recorded declaration, and under s. 720.306(1)(h) a rental amendment adopted after July 1, 2021 generally binds only owners who take title after it or who consent. Confirm which version applies.

Does the association approve my buyer?

Whether the association must approve a buyer depends on the recorded declaration, and no public page we found states a rule either way. Ask the association and the seller's documents before you list, so a buyer is not surprised.

Can I sell with a tenant in place?

Lease terms sit in the recorded declaration and the association's rules, and Florida law, s. 720.306(1)(h), addresses rental amendments. Ask the association how a sale with a tenant in place is handled, and have the lease in hand so the buyer can review it with the paperwork.

Should I sell before or after season?

With 10 qualified sales in 12 months, the county file cannot prove a season, so we print no seasonal rule. We pick a list date from the current listings, your move date and what the paperwork needs. Call Jesse at (239) 898-6072 and we will talk through the timing.

How long will it take?

We print no number of days, because no MLS figures were pulled for this page. Timing depends on price, size band, plat and how soon the paperwork is ready. Call Jesse at (239) 898-6072 and we will walk through what we see on the market today.

What does it cost to sell?

We print no cost figure on this page, because costs depend on your price, your loan payoff and your contract. Call Jesse at (239) 898-6072 and we will build a net sheet from your own numbers, including the title and closing costs.

Do I owe capital gains tax?

That depends on your purchase price, your improvements, how long you owned the home and how you used it, so we print no figure and give no tax advice. Ask a tax professional before you list, and we will provide the closing numbers they need.

What happens to Save Our Homes when I sell?

Save Our Homes is Florida's cap on homestead assessment growth, and a sale resets the assessed base for the new owner. We print no figure and give no tax advice. Ask a tax professional how it applies to you, and use your tax bill to see what your bill looks like today.

What is the documentary stamp on a deed?

It is a Florida tax on the deed, and the contract sets who pays it. We print no figure here and give no tax advice. The title company shows the charge on the closing statement, and we add it to the net sheet we build for you.

Can I sell off market?

Yes, a private sale is possible, and it is still a Florida sale with the same duties. The buyer still receives the disclosure summary, the estoppel certificate is still available under s. 720.30851, and the same flood and insurance questions arise. Call Jesse at (239) 898-6072 and we will talk it through.

How does the road work around Massey Street affect a sale?

The Vanderbilt Beach Road extension's Phase 1 opened to traffic on June 12, 2026, and the county's June 2026 release lists improvements to Massey Street. We have no confirmed date for Massey Street's full reopening, and we make no value claim and no forecast. Check Collier County's road notices for current conditions.
