Living in Mirasol at Coconut Point means a lock-and-leave garage condo behind a gate, with a resort-style pool and clubhouse on site and daily errands, medical care and restaurants within about a mile. It suits seasonal owners, retirees and working professionals who want low maintenance in the middle of Estero rather than golf or water access.
The community is compact. All 200 units sit on about 18.7 acres of common land wrapped around three lakes, and the whole footprint runs roughly half a mile north to south between Via Coconut Point on the west and the Seminole Gulf Railway corridor on the east. There are only three streets: Alamanda Drive, which carries 19 of the 29 building addresses, Violeta Street with 7, and Evernia Court with 3. The Lee County Property Appraiser’s record cards describe the view from each unit, and 53 of the 200 units are coded with a lake view.
Mirasol is a mix of year-round and seasonal owners. On the 2026 preliminary tax roll, 70 of the 200 units (35%) carry a Florida homestead exemption, which means the owner declares it as a primary residence. The rest are second homes, seasonal residences and rentals. Owner mailing addresses on the roll show 112 Florida addresses, 16 in New Jersey, 14 in Canada, 12 in New York, and smaller groups in Pennsylvania, Ohio and Massachusetts. That fits the Village of Estero as a whole: the U.S. Census Bureau reports that 51.9% of Estero residents are 65 or older.
The original developer marketed the homes with granite counters, hard maple cabinetry, stainless appliances, tile in the main living areas, crown molding, nine-foot ceilings, impact-resistant windows and concrete masonry construction. Those were the 2007 to 2008 sales specifications for the first buildings; the D.R. Horton buildings finished in 2012 to 2015 were built to their own specification, and many units have since been updated by their owners. Every unit card on the county roll shows a garage, and 192 of the 200 units have a screened balcony or lanai.
Mirasol backs onto a rail corridor, a light industrial strip and a vacant hospital-owned parcel rather than a busy road, and its only vehicle entrance is a private connector to the Pelican Colony Boulevard roundabout. The Seminole Gulf Railway line along its east edge is the corridor the Village of Estero is buying for the planned Bonita Estero Rail Trail, which would turn it into a walking and cycling path (see the development section below).

The 12-month median of $245.86 per square foot is pulled down by the mix of what sold: five of the last eight sales were the larger 1,468 and 1,616 square foot plans, which always carry a lower price per foot. Plan by plan, the 2026 decline is real but smaller than the headline suggests. A 1,152 square foot unit recorded $345,000 in February 2026 against $333,000 to $352,500 in late 2024. A 1,468 square foot first-floor unit recorded $337,500 and $352,500 in 2026 against $405,000 to $450,000 in 2024 and 2025, which is the sharpest plan-level drop.

Mirasol turns over slowly. The county recorded 65 qualified resales in 60 months on 200 units, about 6.5% of units a year, and only 8 in the last 12 months, about 4%. That scarcity is a double-edged fact: sellers face little direct competition from identical units, but buyers and appraisers have few fresh comparables, which is exactly why an agent who knows each plan’s recent history matters here.
D.R. Horton’s first sales, recorded January 2013 to July 2015, give a clean new-construction baseline: the 1,152 square foot plan at a $202,480 median (50 units), the 1,440 square foot plan at $224,127 (50 units), the 1,468 square foot plan at $237,090 (50 units) and the 1,616 square foot townhouse at $257,248 (16 units). The 2008 units, resold by Mirasol Holdings in 2012 and 2013, went for less: a $92,400 median for the 840 square foot one-bedroom and $162,495 to $169,900 for the two and three-bedroom plans. Measured against the 2024 to 2026 plan medians above, a typical D.R. Horton unit has gained roughly 50% to 80% since its first sale, depending on plan (the townhouse plan at the low end, the 1,440 square foot plan at the high end).
Mirasol at Coconut Point was started in 2005 to 2008 by ALV Coconut Point LLLP, which built the first four buildings (34 units) before the 2008 housing crash stalled the project; Mirasol Holdings bought it in January 2012 and sold the unbuilt sites to D.R. Horton, which finished the other 166 units between 2012 and 2015.
The recorded chain, from the Lee County Property Appraiser’s deed records, the association’s state filings and contemporaneous news, runs like this:
Mirasol has 200 units. The 390 figure is the maximum the Division of Florida Condominiums registered for project PR73795 in 2008; the 224 figure is the original developer’s 2006 to 2010 plan, which the county’s 2010 tax roll also carried as paper parcels. What was actually built is 200: the 2026 Lee County tax roll carries exactly 200 residential condominium units in 29 buildings, and the Division’s annual fee billing, $800 a year at the statutory $4 per unit, confirms 200. Thirty deleted parcels from the 2008 plan still appear in the Property Appraiser’s legal-description search, which is why a quick search returns 232 records.
Mirasol at Coconut Point is Tract 3D of “Coconut Point, Area 3,” a platted piece of the Coconut Point Development of Regional Impact, the mixed-use master plan that also produced the Coconut Point shopping center, The Residences at Coconut Point, Genova, the hotel sites and the Lee Health Coconut Point campus. Its covenants run under a Coconut Point South Village master association.
The zoning record is specific. Lee County’s 2012 administrative amendment ADD2012-00016, filed by Mirasol Holdings for “Mirasol, Tract 3D at Coconut Point” at 23471 Alamanda Drive, states that the land “was originally a part of a larger parcel of land rezoned to Mixed Use Planned Development, MPD by Zoning Resolution Z-02-009 for the Coconut Point DRI.” Its legal description is “Tract 3D, Lake Tract 6-1, Lake Tract 6-2 and Lake Tract 6-3, Coconut Point, Area 3,” according to the plat recorded as Instrument 2006000470844. The amendment set the tract’s development rules:
Lee County’s planned-development file for the “Coconut Point MPD (fka Simon Suncoast MPD/DRI),” case DRI2000-00015, records the full DRI at about 482 acres with 1,934 dwelling units and roughly 2.4 million square feet of non-residential space, later amended to add the hospital. The Simon Property Group press release for the center’s November 10, 2006 opening called the retail portion “the focus of a 500-acre community.”
Yes. Mirasol’s 2012 Amended and Restated Articles of Incorporation direct the condominium association to “assist in the enforcement of the Master Declaration of Covenants for Coconut Point, South Village” and “to exercise all rights and obligations as a Member of the Master Association.” The master is Coconut Point, South Village Association, Inc. (Sunbiz N05000007223, active since July 14, 2005), whose registered agent is Marquesas Management in Bonita Springs. The original developer’s fee list included “master association fees” inside the condo fee. There is no community development district (CDD): none appears on Lee County’s special-district list, and every Mirasol unit carries a zero special-assessment flag on the 2026 roll.
Mirasol at Coconut Point is governed by one association, Mirasol at Coconut Point Condominium Association, Inc., a Florida not-for-profit corporation (Sunbiz N05000011646), run by a five-member owner board and managed by Alliant Property Management of Fort Myers. There is no separate club, recreation association or equity membership.

The association’s powers include “to approve or disapprove the leasing, transfer, ownership and possession of Units as may be provided by the Declaration,” which is the hook for Mirasol’s buyer and tenant approval process. Alliant’s community page for Mirasol provides an owner portal for payments, financial documents and maintenance requests, and names RTI Insurance as the contact for insurance certificates. Under Florida Statute 718.111(12)(g), an association of 25 or more units must post its official documents to a website or app for owners; for Mirasol, that is the owner portal, which is not public.
No. Neither the 2005 Articles nor the 2012 Amended and Restated Articles contains an age restriction, the state classifies it as a standard condominium, and the county roll shows families, retirees and seasonal owners alike. Buyers of any age can purchase, subject to the association’s standard approval.
Mirasol at Coconut Point’s condo fee is about $1,905 to $1,951 per quarter, roughly $7,620 to $7,804 a year, as reported on 2025 and 2026 MLS listings, with no separate master or club fee entered. The developer’s fee list covered water, sewer, basic cable, trash, pest control, building insurance, amenities, master fees and reserves.
The fee figures are what listing agents entered on the Southwest Florida MLS for the 16 Mirasol listings active or sold since September 2025: $1,905 per quarter on listings through early 2026 and $1,951 to $1,957 per quarter on current listings, with an application fee of $100 to $190 and a transfer fee of $100 to $150. The association’s own budget is posted only to owners. The fee for a specific unit, and any special assessment, is fixed by the association’s estoppel certificate, which Florida law requires the association to issue on request during a sale. That is 200 units, and every one of them has a garage on its county record card; none has only a carport. Twelve of the 1,468 square foot first-floor units have a 499 square foot garage on their cards, roughly double the usual, which is worth checking in person if you need room for a second vehicle or a workshop. The county codes 174 units as “condominium, low rise, 1 to 3 floors” and 26 (the 1,261 and 1,616 square foot plans) as “condominium, town house.”

No. Mirasol is one condominium under one association, so the 2008 buildings and the D.R. Horton buildings share the same Declaration, budget, board and amenities. The differences a buyer notices are product differences, not governance differences: the 2008 units are smaller (840 to 1,272 square feet) and older, while the D.R. Horton units are larger and newer. We catalogued every candidate sub-area (the 2008 “coach home” buildings, the D.R. Horton phases, the townhouse units) against the recorded plat, Sunbiz, the county roll and the sales record; none has its own association, assessment or amenity, so none warrants a separate page.
Mirasol at Coconut Point’s amenities center on a Mediterranean-style clubhouse and a resort-style heated pool with a rock waterfall and covered spa, plus a fitness room, billiards and game room, clubroom with kitchen, poolside cabanas, two gazebos and a controlled-access gate. There is no golf, marina, beach club or boat dock.
The amenity campus sits on the common-element parcel at 23471 Alamanda Drive. The Lee County Property Appraiser’s record card for that parcel itemizes what was built in 2008:
The original developer’s amenity page adds the finishes: “Rock waterfall cascades into the resort-style pool,” “Tented poolside cabanas,” “Outdoor entertainment pavilion,” “Covered heated spa retreat,” a “Fitness salon” with “professional cardio and strength training equipment,” a “Billiards and game room,” and a “Clubroom available for special events (kitchen, TV gathering room).” A 2007 version of the site also listed a lighted tennis court; later versions do not, and we found no current record of one.
These are stated absences, checked against the developer’s materials, the county record and news coverage: no golf course, no marina or boat slips, no beach club, no pickleball or tennis we could verify, and no equity club membership. The developer’s own pitch was that the beach and “dozens of world-class golf courses” are “a short drive” away, and they are: Bonita Beach Park is about 13 minutes by car. Buyers who want golf on site usually look at Pelican Sound or The Brooks, both a short drive north.
Yes. Mirasol at Coconut Point is about a 5 minute walk (0.24 to 0.26 miles) from the Lee Health Coconut Point campus and just under a mile on foot to the heart of Coconut Point shopping center, with the center’s southern parking fields starting about a third of a mile north of the gate.
Routed with the OpenStreetMap foot profile from the Mirasol entrance, the walk to 23450 Via Coconut Point (Lee Health) is 0.24 miles, about 5 minutes, and the walk to 23106 Fashion Drive (the center’s address) is 0.93 miles, about 20 minutes. The original developer sold Mirasol on being “walking distance to the shops, restaurants and entertainment” of Coconut Point, and that remains its defining trait. The Village of Estero’s July 2, 2026 Council resolutions record that the Florida Department of Transportation is funding wider sidewalks and bicycle ramps at the Pelican Colony and Williams Road roundabouts on Via Coconut Point, which is the route Mirasol residents walk.
Coconut Point is Simon Property Group’s open-air center, opened November 10, 2006, which Simon describes as “over 110 stores including Nordstrom Rack, Dillard’s, Barnes & Noble, Super Target, an Apple Store, Tommy Bahama and PGA Tour Superstore,” around lakes with a boardwalk. Restaurants on Simon’s directory include The Cheesecake Factory, Ruth’s Chris Steak House, Divieto Ristorante, Ted’s Montana Grill, Rodizio Grill, The Real Seafood Company, California Pizza Kitchen and PJK Neighborhood Chinese. Two changes matter for Mirasol owners:
The nearest full grocery is Publix #604 at the Shoppes at Pelican Landing, 24600 S Tamiami Trail, about 1.2 miles and 3 minutes by car, with a pharmacy and liquor store. Super Target at Coconut Point is closer for a quick run, and Publix also has stores at 21301 S Tamiami Trail in Estero (3.3 miles) and 26841 S Tamiami Trail in Bonita Springs (3.6 miles).
No building at Mirasol at Coconut Point sits in a FEMA high-risk flood zone. All 29 buildings map to Zone X on FIRM panel 12071C0593H, effective November 17, 2022, and the ground under them measures about 16.2 to 16.7 feet above sea level (NAVD88). Federally backed mortgages therefore do not require flood insurance here.
We checked this building by building rather than by ZIP code. Six test points inside the community, geocoded from real addresses (23420 Alamanda Drive, 8560 Evernia Court, 8540 Violeta Street, 23590 Alamanda Drive, Building 29 and the clubhouse), all returned “X, area of minimal flood hazard” from FEMA’s National Flood Hazard Layer, with no base flood elevation. The Lee County Property Appraiser’s copy of the flood map agrees at every point. We then overlaid FEMA’s flood polygons on the county’s parcel outlines for all 29 buildings:

Ground elevation is not the floor elevation of a unit, and no Elevation Certificate for a Mirasol building is on the public record. If you are buying a first-floor unit and want a precise number for a flood quote, ask the seller or the association for one, or have a surveyor produce one.

The Village of Estero holds Class 6 in FEMA’s Community Rating System, which gives National Flood Insurance Program policyholders a 20% premium discount. FEMA threatened Southwest Florida communities with downgrades after Hurricane Ian; WINK News reported in July 2024 that FEMA confirmed Estero kept its 20%. Lee County’s own, better class (5, 25%) applies to unincorporated Lee County, not to Mirasol.
Mirasol at Coconut Point sits east of US-41 on ground about 16 feet above sea level, and in Hurricane Ian the nearest surveyed high-water marks, 2 to 3 miles away, peaked at about 9 to 11 feet. The Village of Estero reported that most Ian damage fell west of US-41. The community re-roofed its buildings in 2022 and 2023.
The record, storm by storm:
Mirasol is in Lee County Evacuation Zone B, shown on every unit’s Property Appraiser page and on the county’s evacuation map. Zones run A to E by increasing elevation, and Lee County describes Zone B as “very vulnerable” and “among the first areas ordered to evacuate.” Lee County ordered Zones A and B to evacuate for Hurricane Milton on October 7, 2024. Evacuation zones model storm surge; flood zones set insurance and building rules; Mirasol is Zone B for evacuation and Zone X for flood insurance, which is common for higher ground near the coast.
The site’s design wind speed is 160 mph for ordinary residential buildings (Risk Category II) under the Florida Building Code maps carried by the Lee County Property Appraiser, and the location is inside the wind-borne debris region, so windows and doors must be impact-rated or protected. Every Mirasol building was permitted after Florida’s statewide building code took effect in 2002: the four 2008 buildings under the 2004 or 2007 editions, and the D.R. Horton buildings under the 2007 or 2010 editions or later. The original developer marketed “concrete masonry construction” and “quality impact resistant windows” for its units.
At Mirasol at Coconut Point, the association insures the buildings through its master policy, which is part of the condo fee, and each owner buys an HO-6 unit-owner policy for interiors, contents and liability. Florida law requires the HO-6 to include at least $2,000 of loss-assessment coverage.
The split is set by Florida Statute 718.111(11): the association must insure the condominium property at full insurable value, re-appraised at least every three years, while the owner insures personal property, interior finishes, fixtures and improvements inside the unit. The original developer listed “building insurance” among the items the Mirasol fee covers. The association’s current carrier, wind deductible and flood coverage are in its budget and insurance schedule, which owners can see and buyers can request. Two facts from the state’s insurance regulator help frame premiums:
Because Mirasol’s buildings are in Zone X, flood insurance is optional. Citizens exempted condo unit-owner policies from its flood-coverage requirement in June 2023. An association can carry a National Flood Insurance Program condominium policy (RCBAP) that pays up to $250,000 of building loss per unit; whether Mirasol’s does is a question for the association’s insurance schedule.
On the statutes’ own terms, no. Florida’s structural integrity reserve study (SIRS) and milestone inspection laws apply to condominium buildings three or more stories tall, and every Mirasol at Coconut Point building is two stories. The association must still fund ordinary reserves under Florida condo law.
The two laws that reshaped Florida condo sales after the 2021 Surfside collapse both have a height threshold:
Mirasol’s buildings are two stories: the Property Appraiser classifies them as low-rise with units on floors 1 and 2 only, the zoning cap for the tract is three stories, and the original developer described “each two-story building.” The two-level townhouse units are two stories inside a two-story building. The Village of Estero adopted Ordinance 2026-02 on April 15, 2026 to administer milestone inspections under the 2025 amendments, and Mirasol is not named in it.
For sellers, this matters: at a time when Florida condo buyers are wary of surprise SIRS-driven assessments, Mirasol can truthfully say those two mandates do not reach its buildings. It does not mean the association has no reserve obligations or will never levy a special assessment, and buyers should still read the budget and reserve schedule.

Mirasol at Coconut Point’s pet, leasing and approval rules are set in its recorded Declaration of Condominium and the association’s rules, and the association has the power to approve or disapprove every sale and lease. MLS listings report pets allowed with limits (up to 2) and a 90-day minimum lease, but the rule text itself is not public, so confirm it with the association.

Mirasol at Coconut Point is in the School District of Lee County’s choice zones Q (elementary), GG (middle) and South Zone 3 (high), so families choose from a short list rather than being assigned one school. The high school options include Estero High, about 2.8 road miles away, which earned a B in 2026.
We queried the district’s own 2026-27 zone locator for 8560 Evernia Court rather than relying on listing fields. The district returned these choices, shown with the Florida Department of Education’s 2026 school grades:

Under the district’s 2026-27 enrollment plan, a South Zone 3 student gets district busing to Estero, Bonita Springs or South Fort Myers High School. Estero High’s graduation rate was 96% in 2024-25, per the state’s school-grades file. Grades change every year, so check the current FLDOE release before you decide.
Palms Day School on Pelican Colony Boulevard is about half a mile away, and Bonita Springs Charter School, a public charter graded A in 2026, is about 2.8 road miles. Canterbury School in Fort Myers is about 14 miles. Florida Gulf Coast University is about 8 miles and 15 minutes; Florida SouthWestern State College’s Lee campus is about 13.5 miles. Hodges University, which older guides still list, closed in 2024.
Mirasol at Coconut Point is next door to Lee Health Coconut Point, a 163,500 square foot campus with a 24-hour emergency room, imaging, laboratory, four operating rooms and physician practices, about a 5 minute walk from the gate. NCH also runs a 24-hour freestanding emergency room about half a mile away.
Lee Health Coconut Point, at 23450 Via Coconut Point, opened December 3, 2018. Its first floor holds “a 24-hour emergency room, pharmacy, imaging services, laboratory for bloodwork, a breast health center with 2D and 3D mammography, cardiac testing, rehabilitation services and the Healthy Life Center”; its second floor holds Lee Physician Group clinics, four operating rooms and two procedure rooms. The adjoining Bonita Health Center adds an urgent care clinic and the Richard M. Schulze Family Foundation Cancer Clinic. Specialties listed include cardiology, gastroenterology, general surgery, internal medicine, orthopedics, pediatric primary care, family medicine and OB/GYN.

An insurance note for retirees: Lee Health’s own website states that beginning January 1, 2027, Lee Health hospitals and physicians will be out of network with UnitedHealthcare, including employer, individual and Medicare Advantage plans. If your coverage is with UnitedHealthcare, check how that affects your use of the campus next door.
Lee Health also owns a vacant 6.28-acre commercial parcel near Mirasol in Coconut Point Area 3. The state approved an 82-bed hospital tower for the Coconut Point campus in 2018, but we found no current plan or timeline for it, so we do not treat it as coming.
From Mirasol at Coconut Point’s gate it is about 13 minutes to Bonita Beach, 21 minutes to Southwest Florida International Airport (RSW), 9 minutes to I-75 at Corkscrew Road, 30 minutes to downtown Naples and 32 minutes to downtown Fort Myers, in free-flowing traffic.
We routed every trip from the community’s single vehicle entrance, where Alamanda Drive meets the connector to the Pelican Colony Boulevard roundabout, using the OSRM router on OpenStreetMap data. These are no-traffic estimates; add time in season.

Koreshan State Park, 3.7 miles north, has a boat ramp on the Estero River, riverside camping and 11 buildings on the National Register of Historic Places; the park says canoe and kayak rentals are not available, so bring your own. Estero Bay Preserve State Park’s Estero River Scrub entrance, about 5.4 miles away, has four marked trails totaling 10 miles. Bonita Beach Park on Hickory Boulevard is the closest Gulf beach; Lee County’s visitor bureau notes its parking lot is closed for restoration, with access through Bonita Beach Access #1. Lovers Key State Park is about 24 minutes away, and Barefoot Beach Preserve, a Collier County park, about 23 minutes.
Within about a mile of Mirasol at Coconut Point, the Village of Estero is weighing a 362-apartment plan on the old Coconut Point cinema site, Woodfield’s mixed-use project at US-41 and Coconut Road has started road work, and the Village has authorized bonds to buy the rail corridor on Mirasol’s east edge for the Bonita Estero Rail Trail.

What this means for owners: more shopping, dining and residents within walking distance, which supports the location premium, and more traffic on Via Coconut Point and US-41. The rail trail, if completed, would put a public trail along Mirasol’s back edge. Gulfshore Business reported in June 2026 that the federal government could owe compensation to landowners along the Seminole Gulf corridor; whether that touches the Mirasol association’s land is not settled in the public record.
The Village of Estero adopted a FY 2026-27 operating millage of 0.7300 mills on September 23, 2026, unchanged from the prior year and, in the Village’s words, “the lowest tax rate in Florida.” That is only the Village’s share; a Mirasol tax bill also carries Lee County, school, fire district and water-management levies, which appear on each unit’s TRIM notice from the Lee County Property Appraiser. On the 2026 preliminary roll, the 200 Mirasol units carry a combined just value of $55.8 million, with a median of $288,874 per unit.
Mirasol at Coconut Point is in the Village of Estero. Its ZIP code, 34135, is shared with Bonita Springs, and records made before Estero incorporated on December 31, 2014 labeled the community “Bonita Springs,” which is why Google, some listing sites and older documents still say Bonita Springs.
The Lee County Property Appraiser lists every Mirasol unit with the municipality “Village of Estero” and a current mailing city of Estero. The unit address history shows the switch: Building 10, Unit 101 was addressed “Bonita Springs 34134” in 2009, “Bonita Springs 34135” in 2013, and “Estero FL 34135” today. The state condominium registration still reads “Bonita Springs” because it dates from 2008. Estero voted to incorporate with 86% of the vote on November 4, 2014, and the Village now has about 38,365 residents (Census estimate, July 2025). Mirasol is in Village Council District 6, which the Village describes as The Brooks communities, Mirasol at Coconut Point, Residences at Coconut Point and Rapallo.

Daily life at Mirasol at Coconut Point runs on Bonita Springs Utilities water, FPL electricity and Lee County’s residential trash district, with basic cable, water, sewer and trash historically bundled into the condo fee. Access is through a controlled gate at the community’s single vehicle entrance off the Pelican Colony Boulevard roundabout.
Mirasol at Coconut Point and Genova are the two gated garage-condo communities most buyers compare at Coconut Point. Mirasol is older, smaller per unit, two stories, outside the SIRS and milestone laws and walkable to Lee Health; Genova is newer, larger per unit, four stories with a two-car garage per home, and inside those laws.

Mirasol at Coconut Point is on Alamanda Drive, Violeta Street and Evernia Court in the Village of Estero, Florida, ZIP 34135, just south of the Coconut Point shopping center and across Via Coconut Point from Lee Health Coconut Point. Its only vehicle entrance connects to the Pelican Colony Boulevard roundabout, about a quarter mile east of US-41.
It is in the Village of Estero. The ZIP code 34135 is shared with Bonita Springs, and records made before Estero incorporated on December 31, 2014 used “Bonita Springs,” which is why some websites still do. The Lee County Property Appraiser lists every unit in the Village of Estero.
There are 200 condominium units in 29 two-story buildings, per the 2026 Lee County tax roll and the state’s annual fee billing. The 390 figure some sites show is the maximum registered with the state in 2008, and 224 was the original developer’s plan.
The original developer, ALV Coconut Point LLLP, built the first four buildings (34 units) in 2008, with Current Builders named as builder on its marketing site. D.R. Horton bought the remaining sites in April 2012 and built the other 166 units from 2012 to 2015.
Buildings 9 to 12 were built in 2008 and the other 25 buildings between 2012 and 2015, per the county’s actual-year-built field. The Declaration of Condominium was recorded December 5, 2008.
There are nine plans from 840 to 1,616 square feet of living area: one-bedroom flats of 840 square feet, two-bedroom flats of 1,068 to 1,468 square feet, three-bedroom flats of 1,272 and 1,440 square feet, and two-level townhouse units of 1,261 and 1,616 square feet. The most common are the 1,152, 1,440 and 1,468 square foot plans, 50 units each.
Yes. All 200 unit record cards on the Lee County Property Appraiser’s roll show a garage, and none shows only a carport. Twelve of the 1,468 square foot units carry an unusually large 499 square foot garage on their cards.
Yes, 26 of the 200 units are two-level townhouse-style units: ten 1,261 square foot two-bedroom units in the 2008 buildings and sixteen 1,616 square foot three-bedroom units, one in each seven-unit D.R. Horton building.
Over the 24 months ending September 24, 2026, 15 qualified resales recorded a $362,300 median, with a range of $333,000 to $415,000. The 12-month median on 8 sales was $348,750. Price depends heavily on floor plan.
Recorded prices rose from a $235,000 median in 2020 to about $395,000 to $405,000 in 2023 to 2025, and the 2026 median to date is $345,000 on 7 sales, about 15% lower. Plan by plan, the drop is sharpest for the 1,468 square foot first-floor units.
Mirasol MLS listings in 2025 and 2026 report a condo fee of $1,905 to $1,951 per quarter, about $7,620 to $7,804 a year, with no separate master fee entered. The developer’s fee list covered water, sewer, basic cable, trash, exterior pest control, building insurance, amenities, common areas, master association fees and reserves. The estoppel certificate gives the exact figure for any unit.
There is a master association, Coconut Point, South Village Association, Inc., named in Mirasol’s 2012 Amended and Restated Articles, and the developer included master fees in the condo fee. There is no CDD.
A Mediterranean-style clubhouse of about 4,500 square feet, a heated resort-style pool with a rock waterfall, a covered spa, poolside cabanas, a fitness room, a billiards and game room, a clubroom with kitchen, two gazebos and a gate house. There is no golf, marina or beach club.
Yes. The developer described it as a controlled-access gated community, and the county record shows a 270 square foot gate house built in 2008. Showing instructions refer to a gate code.
The pet rule is in the association’s Declaration and rules, which are not public. MLS listings for sale report pets allowed with limits, a maximum of 2, while some recent rental ads state that pets are not allowed for tenants, so get the current rule for owners and renters in writing from the association before you contract.
Leasing is allowed subject to the Declaration and association approval; the association has the power to approve or disapprove every lease. MLS listings report a 90-day minimum lease and, on one listing, up to 4 leases a year; confirm the current terms in the Declaration and rules before buying.
Yes. The association’s Articles give it the power to approve or disapprove the transfer, ownership, leasing and possession of units as the Declaration provides, so plan on submitting an application after you go under contract.

Ground elevation at six points across the community measures 16.16 to 16.73 feet NAVD88 on USGS 2018 lidar. That is ground level, not floor level.
Lee County Evacuation Zone B, among the first zones ordered to leave. Lee County ordered Zones A and B to evacuate for Hurricane Milton in October 2024.
We found no public report of flooding inside Mirasol. The nearest surveyed Ian high-water marks, 2 to 3 miles away, peaked at about 9 to 11 feet NAVD88, several feet below Mirasol’s roughly 16-foot ground, and the Village reported most Estero damage west of US-41.
The common-element parcel carries 32 roof permits logged between August 2022 and May 2023, about one per building plus the amenity structures, which indicates a community-wide re-roof. Ask the association for the details and any related assessment.
No, not under the statutes’ terms. Florida’s milestone inspection and SIRS laws start at three stories, and all of Mirasol’s buildings are two stories. The association still keeps ordinary reserves.
An HO-6 unit-owner policy for your interior, contents and liability, with at least $2,000 of loss-assessment coverage under Florida law; the association’s master policy covers the buildings. Florida’s insurance regulator puts the average Lee County condo unit-owner premium at $1,494 a year with wind.
Lee County schools use choice zones. For Mirasol the zones are Q (Three Oaks, Pinewoods, San Carlos Park, Spring Creek and Bonita Springs elementaries), GG (Three Oaks and Bonita Springs middles) and South Zone 3 (Estero, Bonita Springs and South Fort Myers highs).
Lee Health Coconut Point, with a 24-hour emergency room, is about a 5 minute walk. The nearest full-service hospitals are NCH North Naples, about 9.8 miles, and Gulf Coast Medical Center, about 11.6 miles.
Yes. It is just under a mile on foot to the center’s address, about 20 minutes, and the southern parking fields start about a third of a mile north of the gate.
Bonita Beach Park is about 7.2 miles and 13 minutes by car; Lovers Key State Park is about 12.8 miles and 24 minutes.
Southwest Florida International Airport (RSW) is about 13.3 miles and 21 minutes by car via Corkscrew Road and I-75.
