Its 105 homes line a single street, Lago Villaggio Way, which runs north from Davis Boulevard, loops around a square retention pond at the south end, follows both banks of a long, narrow lake through the middle, and closes in a loop at the north end. The county roll counts 113 parcels in the plat: the 105 homes, plus the lake, the road and a handful of common and utility tracts (Collier County address point layer, 107 address points on Lago Villaggio Way).

What Is Lago Villaggio?

Lago Villaggio is one of the 15 neighborhoods of Glen Eagle Golf & Country Club, the 1,234-home golf community on Glen Eagle Boulevard off Davis Boulevard in East Naples. The club lists it by name in its 2026 Realtor’s Packet, and the master declaration brings it in as the “Lago Villaggio Addition to Glen Eagle Golf & Country Club, Inc.” The Italian name means “lake village,” and the lake is the organizing feature of the plat. FEMA’s own records call the plat “Lago Villaggio at Glen Eagle Subdivision,” the name we use for this page.

Where Lago Villaggio Sits Inside Glen Eagle

Lago Villaggio is the western edge of Glen Eagle. Its south end fronts the Davis Boulevard right-of-way, and the master declaration’s exhibit describes it as about 37.93 acres in the east half of the southeast quarter of Section 6, bounded on the west by Whittenberg Villas. Everything else in Glen Eagle lies to the east, in Section 5, around the golf course. Glen Eagle Boulevard curves past the east side of the neighborhood on its way from the Davis Boulevard gate to the clubhouse at 1403 Glen Eagle Boulevard.

Who Owns in Lago Villaggio?

Lago Villaggio is Glen Eagle’s most year-round neighborhood by the county’s own measure. On the Collier County property appraiser’s 2026 preliminary tax roll, 73 of the 105 homes (69.5%) carry a homestead exemption, which requires the home to be the owner’s permanent Florida residence. That is the highest share of any Glen Eagle plat on the roll, narrowly ahead of Brittany Place Phase 1 (22 of 32, 68.8%), and far above Glen Eagle as a whole, 534 of 1,234 homes, or 43%. In 2013, the Lago Villaggio association’s president testified in circuit court that all but one of the 105 homes were occupied and that “most residents are young families,” as reported by the Naples Daily News. That is a 2013 statement, not a current census, but the homestead share points the same way.

What Daily Life Looks Like

Daily life in Lago Villaggio runs on the street and the club. Residents walk and cycle the loop of Lago Villaggio Way, and the 2013 court record describes residents of other Glen Eagle neighborhoods and of neighboring Terracino Grand walking, running and riding through it. The clubhouse, pool, tennis courts and 24-hour fitness center are a short drive up Glen Eagle Boulevard; private golf carts are not permitted in any Glen Eagle neighborhood, so golfers use the club fleet. Groceries are a few minutes away at the Publix stores on Davis Boulevard and Radio Road, and Fifth Avenue South is about 11 minutes by car.

What the County Record Says

Collier County’s recorded, state-qualified sales tell the same story from the deed side. On the county property appraiser’s published sales file (index built September 26, 2026, newest recorded sale June 25, 2026), Lago Villaggio had 24 qualified sales in the last 60 months at a median of $725,750, from $510,000 to $1,200,000, every one a resale. The county’s 12-month count to August 28, 2026 is four sales at a $690,000 median. The two records differ because the county file stops earlier than the MLS pull, and one February 2026 MLS sale ($900,000 at 5801) does not appear among the county’s qualified sales. We report both and tell you which is which.

Over the last five years a Lago Villaggio home has sold for an average of $324.59 per square foot of MLS living area. Addison Reserve, Glen Eagle’s other large single-family neighborhood, sold for $326.10 on the same measure. The difference in price between the two neighborhoods is size, not a premium per foot: the median Lago Villaggio sale had 2,326 square feet of living area against 1,731 in Addison Reserve. County price per square foot uses a different area measure and should not be compared with these MLS figures.

Is This a Good Time to Buy or Sell in Lago Villaggio?

For a seller, the 24-month record says price to the market, not to 2023: the median home took about four months and sold a little under list, and only 3 of the 11 closed at or above list. For a buyer, the constraint is supply. How Did Lago Villaggio Come to Be?

Lago Villaggio began in 2001 as an addition to Glen Eagle created by Glen Eagle’s own declarant: its association was incorporated from the clubhouse address that April, the land was conveyed in June 2002, the first home sold in spring 2003, and all 105 homes were finished by 2006, making it the last Glen Eagle neighborhood built.

Regent Lake, Then Lago Villaggio

The association that governs Lago Villaggio was incorporated on April 27, 2001 as Regent Lake Homeowners Association, Inc., by Glen Eagle’s then president, Scott Clark, from 1403 Glen Eagle Boulevard, according to its articles of incorporation on file with Florida’s Division of Corporations. All three initial directors listed the clubhouse address. The articles give the association the power to “assist, cooperatively, with the Master Association, in the administration and enforcement of the Declaration of Covenants, Conditions, and Restrictions for Glen Eagle Golf & Country Club.” A name-change amendment filed December 3, 2001 renamed it Lago Villaggio Homeowners Association, Inc. The old name surfaced again twelve years later, when the utility was found to be billing “Regent Homeowners Association” for the streetlights.

The Land and the First Homes

The county’s recorded sales file shows a vacant-land conveyance dated June 28, 2002, recorded at Official Records Book 3063, Page 2751, for $5,848,500, posted against every Lago Villaggio parcel, which is how the county records one deed for a whole tract. The Naples Daily News reported in 2013 that records showed the land was purchased in 2002 and the first Lago Villaggio home sold in spring 2003. County qualified sales then ran 23 in 2003, 61 in 2004 and 30 in 2005 as the new homes closed. Collier’s roll dates the homes from 2002 to 2006, with a median year built of 2004.

Who Built the Homes?

We have not found a recorded deed or permit that names the builder of Lago Villaggio, so we do not name one here. Listing histories on consumer sites attribute early sales to a national homebuilder, but that is not a primary record. The builder of a specific home is on its first deed out of the developer and on its original building permit, both of which we pull for a buyer on request.

Added to Glen Eagle by Recorded Exhibit

Lago Villaggio is not part of the land Glen Eagle was originally zoned on. The rest of Glen Eagle sits in the 333.5-acre Bretonne Park planned unit development in Section 5; Lago Villaggio is in Section 6 under the Whittenberg Estates PUD, Ordinance 2000-07, per the Collier County PUD layer. It became part of Glen Eagle through the master declaration: the 2015 Amended and Restated Declaration and Bylaws carries it as Exhibit A-1, the “Lago Villaggio Addition,” and assigns each of its 105 homes a Golf or Social membership in Exhibit D. The county’s PUD master list counts 330 single-family homes in Glen Eagle, a figure that only adds up when Lago Villaggio’s 105 are included.

The 2013 Streetlight Case

In November 2013 Florida Power & Light switched off the 17 Colonial-style streetlights on Lago Villaggio Way after about 12 years without payment, the Naples Daily News reported. The Lago Villaggio association sued the utility and the master association. On December 17, 2013, Circuit Judge Hugh Hayes ordered the lights restored and found the association likely to prevail against the master association, “partly because it deeded the roadway to Glen Eagle in 2002,” per the paper’s follow-up. In April 2015 the court ruled that Glen Eagle must pay the Lago Villaggio association $18,000 with interest plus its legal fees, as the Naples Daily News reported in a story reprinted by Cyber Citizens for Justice. The 2015 restated master declaration now says streetlights inside neighborhoods are not master common areas. For a buyer today, the practical point is that the street and its lighting have a documented history; ask the association who pays the FPL streetlight account now.

What Are the Homes Like in Lago Villaggio?

Lago Villaggio homes are detached single-family houses from about 1,540 to 3,310 square feet of heated area on the county roll, with a county median of 2,056, built from 2002 to 2006 in one- and two-story plans, many with a private pool, a lanai and a view of the central lake or the preserve behind the lots.

Sizes and Layouts

On the 28 MLS closings of the last five years, living areas ran from 1,784 to 3,216 square feet, with a median of 2,326, and layouts from two bedrooms plus a den up to five bedrooms and three baths. The county roll, which measures area differently, puts the 105 homes between 1,542 and 3,312 square feet of heated area, median 2,056. On the county’s adjusted-area measure, which counts garage and lanai space at a discount, Lago Villaggio’s median of 2,659 square feet is the highest of any Glen Eagle plat on the roll, just ahead of Montclair Park North (2,650) and well above Addison Reserve (2,151). Its median just value on the 2026 preliminary roll, $574,790, is also the highest in Glen Eagle.

One-Story and Two-Story Plans

Lago Villaggio mixes one-story homes with two-story plans that put four or more bedrooms upstairs. An owner’s rental listing on the club’s own board for 5655 Lago Villaggio Way describes a five-bedroom, three-bath home with a “2nd master on the first floor and 4 additional bedrooms on the second floor,” a private pool and a lanai looking over the “lakeview and private reserve” (club rental board, posted August 10, 2026). The largest recent sales, $992,000 in July 2026 and $1,200,000 in June 2022, were both 5-bedroom or 4-bedroom homes of about 2,850 to 3,100 square feet.

Pools, Lakes and Preserve

The 2023 federal aerial image at the top of this page shows screened pool enclosures behind a large share of the homes, with the long lake between the two rows in the middle of the plat and a wooded preserve edge behind the western row. Lots on the lake’s east bank back onto the water; lots on the outer edges back onto preserve or the Glen Eagle Boulevard buffer. The MLS pull behind this page does not carry a pool field, so check the listing for each home.

Building Code Era and Roofs

Lago Villaggio is the one part of Glen Eagle built almost entirely under the statewide Florida Building Code, which replaced local codes on March 1, 2002, per the Florida House staff analysis of HB 3-D (2022). That generally means stronger wind-load and opening-protection requirements than the 1990s condominiums across the golf course. The original roofs are now 20 to 24 years old, so many will have been replaced; the replacement date and the wind-mitigation report are the two documents an insurer asks for first.

What Amenities Come With a Lago Villaggio Home?

A Lago Villaggio home comes with the whole Glen Eagle club through a membership recorded to the lot: the 18-hole, par-70 course, four lighted Har-Tru tennis courts, a heated pool, bocce, a 24-hour fitness center and the clubhouse dining rooms. Inside Lago Villaggio itself the shared features are the street, the lake and the preserve, with no separate neighborhood pool or clubhouse.

What Is Inside Lago Villaggio

We found no neighborhood clubhouse, pool or court inside the Lago Villaggio plat on the county roll or in the 2023 federal aerial image. The shared land is the road, the central lake, the south retention pond and a few small common and utility tracts. The neighborhood’s amenity is its setting: one street, water on one side, preserve on the other, and very little through traffic beyond residents and walkers.

The Glen Eagle Club

Every Lago Villaggio owner belongs to Glen Eagle Golf & Country Club, Inc., the owner-controlled master association that owns the course and clubhouse. Per the club’s amenities page, dining page and club history, members have:

  • Golf: an 18-hole, par-70 course designed by Mark McCumber and opened in 1991, playing 3,986 to 5,632 yards across eight tee sets per the club scorecard. Gordon Lewis handled redesign work in 2005 and 2017; the 2017 renovation, about $3 million, brought new irrigation, drainage and TifEagle greens, as the Naples Daily News reported. A golf simulator was added in December 2024, per a club announcement. There is no driving range.
  • Racquets and pool: four lighted Har-Tru tennis courts, two bocce courts and a heated pool. There are no pickleball courts on site; East Naples Community Park, home of the US Open Pickleball Championships, is about 9 minutes away.
  • Fitness: a 24-hour fitness center.
  • Dining: a dining room, a private dining room, the 19th Hole lounge and the Divot Cafe.
  • Internet and TV: BlueStream Fiber internet and basic cable, which the club says residents receive as members of the master association.

There is no marina, beach club or spa, and the declaration prohibits boating and swimming in the lakes.

Is a Lago Villaggio Home Golf or Social?

A Lago Villaggio home is either Golf or Social, and the answer is fixed by lot in the recorded membership exhibit: 47 of the 105 Lago Villaggio homes carry a Golf membership and 58 carry a Social membership. The class cannot be bought, sold or upgraded separately, so it is a feature of the house.

What the Recorded Exhibit Says

Exhibit D of the 2015 Amended and Restated Declaration and Bylaws lists every Glen Eagle home by neighborhood and class. For Lago Villaggio it records 47 Golf and 58 Social. Across Glen Eagle the totals are 924 Golf and 310 Social, so Lago Villaggio, at 45% Golf, holds almost a fifth of the community’s Social homes. The declaration makes membership “appurtenant to, and may not be separated from, ownership of a Lot or Living Unit,” and the club’s About page states that “you cannot purchase a golf membership separate from a home or change membership to a golf membership if the home you own is deeded as a social membership.”

What a Social Membership Includes

A Social member has full use of the non-golf facilities all year and the golf course from May through October, per the club. The declaration describes Social golf as space-available without advance tee times, with greens and cart fees ($45 for 18 holes in the 2026 schedule). An owner’s listing for 5655 Lago Villaggio Way on the club’s rental board advertises “COMPLIMENTARY GOLF from May- Oct,” which is how that summer window is usually described. Social members “do not pay dues for any golf related operations,” per the club.

How to Check a Specific Home

We check the designation for every Lago Villaggio address before a buyer writes an offer, in three places: Exhibit D of the recorded declaration, the club’s estoppel certificate for the home, and the seller’s own dues statement, which shows the Golf or Social rate. If a buyer needs year-round golf, that filter removes more than half of Lago Villaggio before the first showing.

What Does It Cost to Own in Lago Villaggio? The Fee Stack

Owning in Lago Villaggio means paying the Glen Eagle master association’s 2026 dues ($8,031 for a Golf home or $5,402 for a Social home), a $600 food minimum, the Lago Villaggio association’s own assessment, which is not published, and county property tax at 10.5058 mills. There is no CDD. Buyers also pay a one-time capital contribution at closing.

Why Lago Villaggio’s Millage Is Lower

The rest of Glen Eagle, in Section 5, pays 10.6058 mills; Lago Villaggio pays 10.5058. The whole difference is the 0.1-mill Radio Road Beautification MSTU, which funds median landscaping on Radio Road and Devonshire Boulevard per the county’s advisory committee page, and whose boundary does not include Section 6. The 2025 tax bill for 5579 Lago Villaggio Way shows millage code 265: county general fund 3.0107, school board 4.2490 combined, Greater Naples Fire Rescue District 2.0000, unincorporated MSTD 0.6844, Conservation Collier 0.2096 and smaller water, basin and mosquito levies. On $600,000 of taxable value, 10.5058 mills is about $6,303 a year before the garbage charge, as arithmetic only; taxable value is set by the county and depends on homestead status.

What a First Year Costs on the Club Side

For a Golf home the known club layers in the first year are $8,031 in dues, the $600 minimum, the $9,000 capital contribution, the $425 transfer fee and a $299 estoppel, or $18,355. For a Social home the same layers are $5,402, $600, $8,000, $350 and $299, or $14,651. The Lago Villaggio association’s assessment and property tax come on top. How much of a year’s dues falls on the buyer depends on the closing date and what the seller has paid, which the estoppel certificate states.

How Fast Have Club Dues Risen?

Glen Eagle dues roughly doubled in ten years. The club’s 2016 Sale Information Packet listed Golf dues at $4,078 and Social at $2,480; the 2025 Realtor’s Packet listed $6,726 and $4,756; 2026 is $8,031 and $5,402, a one-year rise of about 19% for Golf and 14% for Social. The buyer capital contribution rose from $7,500 and $6,500 in 2025 to $9,000 and $8,000 in 2026.

The Fee We Cannot Publish

The Lago Villaggio Homeowners Association does not publish its budget or assessment online, and no public filing states it. It is managed by Anchor Associates, per the association’s Florida corporate record. A buyer gets the figure from the association’s adopted budget and its estoppel certificate, which also states any special assessment and whether the account is current. We request both for every Lago Villaggio contract.

Who Governs Lago Villaggio?

Lago Villaggio is governed at two levels: the Lago Villaggio Homeowners Association, a Florida not-for-profit corporation formed in 2001 and managed by Anchor Associates, and the Glen Eagle Golf & Country Club master association, a Chapter 720 homeowners’ association owned by Glen Eagle’s homeowners, which also owns the club.

The Lago Villaggio Homeowners Association

The association is Florida document N01000003048. Its 2026 annual report lists an elected owner board (president, vice president, treasurer, secretary and a director) and a principal address in care of Anchor Associates, 2340 Stanford Court, Naples, changed March 11, 2025. Its 2011 annual report listed Cardinal Management Group as the principal address, per the filing image, so management has changed at least once. It is a homeowners’ association under Chapter 720 of the Florida Statutes, not a condominium, so the condominium milestone and structural reserve rules do not apply to Lago Villaggio homes.

The Master Association

Glen Eagle Golf & Country Club, Inc. (Florida document N39323) is both the club and the master homeowners’ association. Every Lago Villaggio owner is a member of both associations; the club’s 2026 packet says each owner “is a member of both the Master Association and their specific neighborhood community association.” Owners have controlled the master board since August 2, 2004. Under its bylaws, a special assessment above $200 per unit per year needs a member majority.

Roads and Streetlights

The road through Lago Villaggio was deeded to Glen Eagle in 2002, according to the circuit judge’s 2013 ruling as reported by the Naples Daily News, and the 2015 master declaration leaves neighborhood streetlights outside the master common areas. The practical split for a buyer: ask the Lago Villaggio association which of the road, the lake, the landscaping and the streetlight account it maintains, and which the master association maintains, and look for both in the two budgets.

What Do the Lago Villaggio Covenants and Rules Say?

Lago Villaggio homes are bound by two sets of recorded covenants: the Glen Eagle master declaration, recorded at Official Records Book 1550, Page 602 and restated in 2015, and the Lago Villaggio neighborhood documents recorded around 2002. The club says neighborhood rules may be stricter than the master’s but never less strict.

The Master Rules That Apply on Lago Villaggio Way

The club’s 2026 Realtor’s Packet and real estate page set these community-wide rules:

  • No For Sale or For Rent signs on any property. Open houses are allowed Saturday and Sunday from noon to 4, registered with the club office by Thursday at 3, with a standard beige and green Open House sign only.
  • Vehicles: pickup trucks, boats, trailers, campers and motor homes must be kept entirely inside a garage (SUVs exempt), and there is no parking on common roads from 10 p.m. to 6 a.m.
  • No private golf carts kept in any neighborhood.
  • No business run from a home.
  • No short-term rentals: “Air BnB or other short term rental arrangements are not allowed in the community.”
  • Speed limit 25 mph community-wide.

Exterior Changes and Architectural Review

Exterior changes, from paint and roofs to pools, fences and landscaping, need prior written approval under the master declaration’s architectural review provisions, and the Lago Villaggio association can add its own approval step. The club’s packet names “pets, changes to landscaping and vehicles” as the most common owner questions. Before a roof replacement, a new pool cage or a paver driveway, we recommend getting the approval in writing from both associations.

The Neighborhood Documents

The club’s archived document list includes a file titled for the Lago Villaggio documents of 2002, but it sits behind the member login, and we have not located the recorded neighborhood declaration in a public index. We do not quote rules we have not read. For a contract, we request the Lago Villaggio declaration, bylaws, rules and any amendments from the manager and read them against the buyer’s plans for pets, rentals, vehicles and exterior work.

Is Lago Villaggio a 55+ Community?

No. Lago Villaggio is an all-ages neighborhood: we found no age restriction in the Glen Eagle master declaration, the club’s 2026 packet or the Lago Villaggio association’s filings, and the neighborhood’s own president testified in 2013 that most residents were young families. Every Lago Villaggio address is zoned to Collier County public schools.

Because no Housing for Older Persons Act exemption applies, a Lago Villaggio seller can sell to any buyer, and a buyer does not need to meet an age test. The neighborhood declaration could in theory carry occupancy rules, which is one more reason we read it before an offer.

Can You Rent Out a Lago Villaggio Home?

Yes, with limits. Glen Eagle bans short-term rentals such as Airbnb in every neighborhood, requires tenant registration with the Lago Villaggio association at least 60 days and the master association at least 30 days before a lease starts, and charges a tenant transfer fee of $450 for a Golf home or $375 for a Social home.

The Leasing Rules in Detail

Per the club’s real estate page and 2026 packet:

  • No short-term rentals, community-wide.
  • Minimum lease term: set by each neighborhood’s documents; Lago Villaggio’s is not published. An owner’s August 2026 listing on the club’s rental board offers a Lago Villaggio home “for monthly and yearly rental,” which is the owner’s statement, not the recorded rule, so confirm the minimum term in the neighborhood documents before signing a lease.
  • Tenant privileges: a registered tenant who pays the transfer fee takes over the owner’s club privileges; without the form, “the tenant(s) will have no club privileges.” Late forms cost a $25 fast-track fee, and an unregistered tenant $100 plus tax.
  • Owner must be current on dues before a lease is approved.

What Renting a Lago Villaggio Home Looks Like

With 69.5% of homes homesteaded, Lago Villaggio is mostly owner-occupied, and rentals are the exception. The club’s own rental board has carried Lago Villaggio homes, which tells a buyer that seasonal and annual rentals do happen here. For an investor, the Social or Golf class matters: a tenant in a Social home gets summer golf only.

What Are the Pet Rules in Lago Villaggio?

Lago Villaggio pet rules are set by the master declaration and the neighborhood documents, and neither publishes a pet limit online. The club says pet questions are answered by “both the Master Association documents and your neighborhood community association documents,” and neighborhood rules may be stricter than the master’s.

We found no published limit on the number, weight or breed of pets for Lago Villaggio. The one public statement is an owner’s rental listing on the club’s board that calls a Lago Villaggio home “pet friendly,” which speaks for that owner, not the association. The 2013 court testimony also records that the master association once warned residents to keep children and pets inside because of coyotes; that is a dated report, and we mention it only because preserve edges bring wildlife. For a buyer with a dog or cat, we pull the recorded pet rules before the offer.

How Does Lago Villaggio Handle Hurricanes, Flood Zones and Insurance?

Lago Villaggio sits in FEMA Zone X at every point we tested on both the effective and the preliminary flood maps, on ground about 10.8 to 10.9 feet above sea level, in Collier evacuation Zone C, and most of its homes were built after Florida’s statewide building code took effect in 2002. FEMA has also issued 11 letters of map amendment for individual Lago Villaggio lots.

Lago Villaggio on Both FEMA Maps

We queried FEMA’s National Flood Hazard Layer at three Lago Villaggio addresses. All three are in Zone X (the 0.2% annual chance area, outside the high-risk special flood hazard area) on the effective panel, 12021C0413J, effective February 8, 2024, and all three remain Zone X on the preliminary panel that Collier County opened for appeal on August 19, 2026, per the county’s August 2026 release.

The 11 Letters of Map Amendment

FEMA’s letter-of-map-amendment layer lists 11 completed cases for Lago Villaggio lots, issued from July 12, 2012 to April 24, 2023, covering lots 9, 10, 38, 46, 59, 64, 67, 87, 92, 94 and 99. Each removed a structure from the special flood hazard area as it was mapped at the time; most followed the county map that took effect in May 2012. One of them, case 12-04-8576A, names the plat “Lago Villaggio at Glen Eagle Subdivision.” FEMA’s revalidation status key treats letters marked “Not Incorporated” as still valid. With every tested point already in Zone X on the 2024 map, these letters matter mainly as proof for a lender or insurer that a specific home was reviewed; if you own one of those lots, keep the letter with your closing file.

Storm History

Lago Villaggio’s ground sits well above the surge Southwest Florida has seen. The National Hurricane Center’s Ian report puts peak water in Naples Bay at about 7.1 feet in September 2022, three to four feet below Lago Villaggio’s ground. We found no Lago Villaggio-specific damage report for Irma in 2017 (NHC report), Ian, Helene or Milton in 2024 (Helene, Milton); our inference is that storm surge did not reach the neighborhood, while wind and rain remain the exposure. Glen Eagle is in Collier evacuation Zone C, per the Florida Division of Emergency Management’s Know Your Zone layer.

Wind Code and Construction

Most Lago Villaggio homes were permitted after the Florida Building Code took effect statewide on March 1, 2002. Collier’s design wind speed at Glen Eagle is about 164 mph under the current code, per the Florida Geographic Data Library wind-speed data, and the whole area is in the wind-borne debris region, so replacement windows and doors must be impact-rated or protected (Florida Building Commission report). A wind-mitigation inspection documents roof-to-wall connections, roof shape and opening protection, and it is the single report most likely to lower a Lago Villaggio home’s premium.

What Insurance Looks Like for a Lago Villaggio Home

A Lago Villaggio owner carries an HO-3 policy on the whole house, since there is no condominium master policy. Three points drive the price:

  • Roof age. Florida law bars an insurer from refusing to write or renew a homeowner’s policy solely because the roof is less than 15 years old, per section 627.7011, Florida Statutes. Original 2002 to 2006 roofs are past that line.
  • The 25% rule. Under section 553.844(5), a roof built to the 2007 code or later does not have to be fully replaced when 25% or more is repaired, which is one reason a post-2007 replacement roof is valued by insurers.
  • Flood. Zone X homes are not required by federal rules to carry flood insurance, but lenders may, and single-family owners insured with Citizens face a statewide flood coverage requirement being phased in, per Citizens’ flood rules. Under FEMA’s Risk Rating 2.0, a Zone X quote is priced by the home’s own characteristics, not the zone label.

What Permits and Zoning Apply to Lago Villaggio?

Lago Villaggio is zoned under the Whittenberg Estates planned unit development, approved by Collier County as petition PUD-98-17(1), Ordinance 2000-07, on 41.3 acres, and listed by the county as built out. Home improvements need a Collier County building permit plus written approval from Glen Eagle and the Lago Villaggio association.

The Whittenberg Estates PUD

The county’s zoning layer records the PUD’s history as petition PUD-98-17 (Ordinance 99-20, March 9, 1999), an insubstantial change PDI-99-4 (Ordinance 99-41, October 7, 1999), and the amended PUD-98-17(1) adopted as Ordinance 2000-07 on January 25, 2000, per the Collier County PUD layer. The rest of Glen Eagle is the Bretonne Park PUD, last amended by Ordinance 01-32, per the county’s PUD master list. Because Lago Villaggio is built out and zoned residential, there is no remaining development right inside it.

County Permits for a Lago Villaggio Home

Roof replacements, pool enclosures, window and door replacements, generators and additions all need a permit from Collier County’s building division, and a buyer can look up a home’s permit history by address. Glen Eagle’s master declaration also requires prior approval of exterior changes. We pull the permit history on every Lago Villaggio home we list or show, because the roof and window permits are what an insurer asks for.

Drainage

Lago Villaggio drains to the Lely Canal Basin, where the county’s maximum allowable discharge for new development is 0.06 cubic feet per second per acre, per the county’s basin discharge map. The central lake and south pond are part of that stormwater system, which is why they are common tracts and not part of any lot.

What Is Being Built Near Lago Villaggio?

Lago Villaggio’s surroundings are built out, so change comes from the Davis Boulevard corridor: the planned Vitano community and Whole Foods at Davis and Santa Barbara, about half a mile east of Glen Eagle, the rebuilt Interstate 75 interchange at Collier Boulevard, and a long-range plan to widen Davis Boulevard.

Lago Villaggio fronts Davis Boulevard at its south end, so road work there is the one outside change a resident will notice. The neighboring land to the west and north is developed residential under its own PUDs.

Glen Eagle’s main entrance is a staffed gatehouse on Glen Eagle Boulevard at Davis Boulevard, where the person on duty records visitor information, per the club’s packet. Lago Villaggio itself was reported in 2013 as not gated in its own right, with residents of other neighborhoods and of neighboring Terracino Grand walking and driving through it. We have not confirmed its current access arrangement; ask the association how guests and deliveries reach Lago Villaggio Way today.

How Does Lago Villaggio Compare With Other Glen Eagle Neighborhoods?

Lago Villaggio is the most expensive and most owner-occupied neighborhood in Glen Eagle on the five-year MLS record: a $725,750 median across 28 closings, against $575,000 in Addison Reserve, $650,500 in Oxford Village and $532,500 in Brittany Place, with the highest homestead share (69.5%) and the highest median county value of any Glen Eagle plat.

Lago Villaggio sold slowest of the four over five years and furthest below list, which is what the largest and most varied homes in a golf community usually do: fewer buyers at the top of the price range, and more negotiation on condition and updates. For a buyer, Oxford Village is the closest match on price with a much higher Golf share, but it has only 36 homes and nine sales in five years.

Lago Villaggio and Addison Reserve are Glen Eagle’s two large single-family neighborhoods, and the choice comes down to size and budget: Lago Villaggio homes are bigger (median 2,309 living square feet across the last 24 months of sales) and cost more ($665,000 median over 24 months), while Addison Reserve homes are smaller (1,723) and cheaper ($582,500), at nearly the same price per square foot.

Both neighborhoods carry the same club, the same master rules, a similar mix of Golf and Social memberships and the same schools. The differences are in the homes, the location inside Glen Eagle and the zoning.
