The School District of Lee County assigns 20920 Copperhead Drive to Elementary Proximity Zone L, Middle Proximity Zone HH and High School East Zone Sub-zone 3, per the District’s own “Lee County 26-27” enrollment-zone locator queried 17 September 2026. Lee County runs choice-within-zone with a lottery, not one fixed school per address.
This is the single most misunderstood fact about buying a home in Lee County, and every “schools in Lehigh Acres” list gets it wrong.
The governing document is the Student Enrollment Plan 2026-2027, The School District of Lee County, Board approved 1 December 2025, 21 pages, published by the District at its student enrollment page. Quoting that plan directly:
The lottery preference order at elementary and middle level runs: exceptional student education and special programs, then sibling preference, then Proximity 1, residence within two miles of the school, then sibling guarantee, then Proximity 2, the school nearest the residence within the school zone, and then the four categories established by Florida House Bill 7029.
So an assignment for this address is a zone plus a lottery outcome, valid for one plan year, and it can change when the Board re-approves the plan. No page, including this one, can tell you which school your child will attend.
The District publishes an address lookup, its SchoolSite Locator application, titled “Lee County 26-27” and running on the district dataset for the 2026-27 year. Queried directly at latitude 26.5917286, longitude −81.6594767 on 17 September 2026, it returns:

That address is the club address for Ibis Landing Golf & Country Club, Lehigh Acres, Lee County, Florida, and the same zone result governs the residential streets around it. Those results were cross-checked against the Board-approved Student Enrollment Plan 2026-2027 school lists for the same zones. Where the two differ, the plan is the newer and controlling document, and the plan’s lists are used below.
To state the claim with its date, as it should be stated: as of the 2026-2027 Student Enrollment Plan, Board approved 1 December 2025, and the District’s “Lee County 26-27” enrollment-zone locator queried 17 September 2026, this address sits in Elementary Proximity Zone L, Middle Proximity Zone HH and High School East Zone Sub-zone 3. This is a zone, not a guaranteed school, and it is re-approved annually.

Every minute figure is a no-traffic model estimate and a floor, not a typical trip.
Three things a family should take from that table. Green Meadow Elementary is a brand-new school: the District named it in a November 2025 public vote, and the temporary campus opened in August 2026 under Principal Ed Carter. From the District’s construction update of 30 July 2026: “Portable classrooms have been placed in the back behind Lehigh Senior High School and will hold over 400 students. The new campus is eagerly awaited and is expected to arrive in June of 2028.” The District’s new-construction tracker lists the permanent Green Meadows Elementary campus as in permitting with a 2 June 2028 date. It has no state grade and no state enrolment record because it did not exist in the 2025-26 reporting year.
Mirror Lakes Elementary is the only B among the graded Zone L schools, and it is also the second-farthest of the six. And every graded Zone L elementary is a Title I school with 100% economically disadvantaged enrolment in the state file. Publishing the grades without that second fact would be selective, so both appear together.

Harns Marsh Middle School earned an A in 2026, up from a B, and it is about five miles away in Lehigh Acres, but it sits in Proximity Zone JJ, not HH, so it is not rankable from this address and carries no District transportation (Student Enrollment Plan 2026-2027, page 10; Florida Department of Education school grades file). This is precisely the school a city-level “schools in Lehigh Acres” list would wrongly attribute to a buyer at this address.
The District’s middle-school arts application programmes run at Bonita Springs Middle, Cypress Lake Middle, North Fort Myers Academy, Harns Marsh Middle, Oak Hammock Middle and Veterans Park Academy, and the plan states “Transportation will be provided only if school is within the student’s Middle School Proximity Zone.” Of those six, only Veterans Park Academy is inside Zone HH.

The plan carries two documented nuances at high school level. First: “parents or guardians select from among the schools in the sub-zone in which he or she resides and in any contiguous sub-zone within the same zone.” Sub-zone E-2 is contiguous to E-3. Second, the plan’s Exclusive Transportation Zones table on page 13 shows which sub-zones each high school buses. For an E-3 residence, District transportation is listed for Lehigh Senior High, Riverdale High, Gateway High and East Lee County High. Dunbar High does not bus E-3 residents.
Gateway High School earned an A in 2026, and the District highlighted it specifically: “Gateway High School earned an ‘A’ in just its sixth year of operation” (School District of Lee County, “2025-2026 School Grades Report,” posted 1 July 2026). Its 68% of possible points is the highest of any high school relevant to this address. Riverdale High slipped from a B in 2025 to a C in 2026 while holding 58% of possible points.
That last pairing is worth explaining rather than labelling, so here is the scale that produces it. The Florida Department of Education’s high school grading scale is A at 65% or above, B at 60 to 64%, C at 45 to 59%, D at 35 to 44% and F at 34% or below. A 58% school and a 68% school are ten points apart on a scale where the C band alone is fifteen points wide. Three of the four practically reachable high schools are C; the one A is the one furthest outside the Lehigh Acres core.
Two things about Gateway High are unresolved on this record, and this page says so where Gateway is named.
First, whether an E-3 family may actually rank Gateway High on the District’s choice application is not established. Gateway appears in the Exclusive Transportation Zones table for E-3 but not in the Sub-zone 3 ranking block. The contiguous-sub-zone rule, E-2 is contiguous to E-3, may or may not be the route. The only thing that closes this is written confirmation from the School District of Lee County Student Enrollment Office, at [email protected]. This page does not state that a family here can choose Gateway, and it does not state that they cannot.
Second, Gateway High’s road distance and drive time from this property were not computed. The address 13820 Griffin Drive, Fort Myers, did not resolve in the geocoder used for every other distance on this page, so no route was run. No Gateway distance is published here. That gap closes by geocoding the address against a second geocoder and re-running the route.
One further data discrepancy is disclosed rather than hidden. The District locator’s free-text note attribute for the HS East Zone 3 polygon, last edited in January 2024, reads “East Lee County HS, Gateway HS, Lehigh Senior HS, Riverdale HS,” and its ES Zone L note omits Green Meadow entirely. The Board-approved 2026-2027 plan of 1 December 2025 is newer and controls; the locator note is stale, which is evident from comparing the locator’s own edit timestamps with the plan’s approval date.

This is a small rule with outsized consequences for a buyer closing on a new home here, and it is rarely published anywhere.
The District accepts as proof of address a utility bill, a signed lease with a landlord letter, a homestead exemption, or a mortgage acceptance letter with a closing date within 30 days of the student attending school, which for new construction means a builder completion letter within 30 days (Student Enrollment Plan 2026-2027, section II). A family closing on an Ibis Landing home in, say, late July can therefore establish residency for the coming school year on the builder’s completion letter, without waiting for a first utility bill. A family closing in September cannot use a letter dated in June.
From section V.B.3 of the plan:
The conditions attached matter. Admissions and eligibility criteria apply; application runs during the annual open-enrollment window beginning mid-January; “students accepted into an Advanced Program/Magnet Program are committing to four (4) semesters,” and those exiting early “may be assigned to a different school.” Only students genuinely new to the District, moving from another Florida county, another state or another country, may apply after the window. Students moving between Lee County zones, or coming from a Lee County private, charter, virtual or home school, are not “new” for this purpose. And the plan notes that a high school student’s acceptance into an advanced or magnet programme does not guarantee a sibling a place at that school.

Charter schools are not part of the zone and lottery system; they admit under their own processes. That follows from the plan’s silence on charters except to classify returning charter students as re-enrollees.

The careful statement is this. East Zone elementary schools were reported at 109% of capacity in June 2026, and the two newest schools opening are in the West Zone, not Lehigh Acres. No named, sited, funded new school for the Lehigh Acres East Zone was found in the reporting reached in this research. Lee County’s own comprehensive plan, at Policy 25.7.3, commits the County to “work with the Lee County School District and other agencies… to identify adequate land to develop additional public facilities needed to accommodate the expected growth of Lehigh Acres”, a commitment to identify land, not a funded school.
Finally, the school run as it will actually be driven. Under the plan’s proximity rules read against the computed distances: this property is within two miles of G. Weaver Hipps Elementary, which by rule means no District bus to that school. Out-of-zone or waiver placements require the parent to drive, “Parents must provide their own transportation if a waiver is approved.” With the nearest Zone L elementary 2.0 road miles away and the furthest 6.1, and the nearest in-sub-zone high school 6.6 road miles away, a two-school household here can face two separate morning runs, on Beth Stacey Boulevard and Homestead Road.
One orientation note on measurement, because two different systems appear on this page and they must never be mixed inside a sentence. Lee County’s school locations layer, read 17 September 2026, gives straight-line distances from this property: G. Weaver Hipps Elementary 1.28 mi; Veterans Park Academy for the Arts 1.33 mi; Lemuel Teal Middle 1.50 mi; Christian Academy for Autism, a private K-12, 1.52 mi; Lehigh Elementary 2.17 mi; Lehigh Acres Christian School, private K-12, 2.33 mi; Amanecer Elementary 2.44 mi; Lehigh Acres Middle 2.48 mi; Palm Acres Charter High 2.66 mi; Sunshine Elementary 2.85 mi; East Lee County High 3.98 mi; Lehigh Senior High 4.53 mi. Those are straight-line figures and they are not the road distances in the tables above. And proximity to a school in that list does not guarantee assignment to it.
One issued project at the nearest school is worth naming, because a parent will see it: LDO2025-00810, “G. Weaver Hipps ES – Perimeter Security Fencing,” issued 9 January 2026, a six-foot to eight-foot galvanised perimeter fence requested by the Lee County School District Security Department.
HCA Florida Lehigh Hospital, a 53-bed hospital with a 24/7 emergency department, sits 2.3 road miles from 20920 Copperhead Drive. The nearest Level II trauma centre, Lee Health’s Gulf Coast Medical Center, is 14.4 road miles. Both distances were computed on the OpenStreetMap road network, 17 September 2026.
How every distance below was measured. All distances were computed on the OpenStreetMap road network using the OSRM public routing service, driving profile, fastest route, on 17 September 2026, from 26.5917286, −81.6594767, the geocode of 20920 Copperhead Drive, Lehigh Acres, whose returned display name was confirmed as a Lee County address. Destination coordinates were geocoded from each facility’s own published street address, and the returned display name was checked against the expected street, city and county in every case. Distances are road-network miles and are reliable. Durations are free-flow model estimates with no traffic, no signals penalty and no time-of-day variation, treat every minute figure as a floor, not a typical trip.

A 24/7 emergency department is 2.3 road miles, about 7 minutes free-flow, from 20920 Copperhead Drive, at HCA Florida Lehigh Hospital. But the nearest Level II trauma centre is Gulf Coast Medical Center at 14.4 road miles, and Lee Health describes it as “the only Level II Trauma Center between Bradenton and Miami.” For a stroke, major trauma or a paediatric emergency, the realistic destination is 14 to 20 road miles away on surface arterials, not 2.
The distances and the Lee Health quotation are verified. The step from them, that trauma and paediatric cases bypass a 53-bed community hospital, is an inference from the facility inventory, not a statement of any protocol published by either system, and it is labelled as one. Quoting the 2.3 miles without the 14.4 miles would be misleading, so both always appear together.
Lee Health. Four acute care hospitals totalling 1,664 beds, plus one specialty paediatric hospital at 135 beds and two rehabilitation hospitals at 100 beds combined. More than 17,000 employees; a medical staff of more than 2,500; over 950 primary and specialty physicians and advanced practitioners across more than 100 practice locations throughout Southwest Florida; eight outpatient centres, five urgent care locations, two paediatric outpatient facilities and two wellness centres; and “more than 2 million patient contacts each year.”
Its governance changed recently and materially: Lee Health converted from a public health system and special district to a private community-focused nonprofit, “Lee Health System, Inc.,” effective 1 November 2024, under a Mission Agreement with the Lee County Board of County Commissioners that legally binds it to its safety-net mission, “offering high-quality healthcare to everyone in the community, regardless of their ability to pay” (Lee Health press release, 30 October 2024). All four of Lee Health’s acute hospitals are west of I-75, in Fort Myers and Cape Coral.
HCA Florida Healthcare, West Florida Division. HCA acquired Lehigh Regional Medical Center from Prime Healthcare, completing on 27 February 2025, and renamed it HCA Florida Lehigh Hospital. The hospital carries 53 beds and was founded in 1965. The announced total commitment was $134.5 million, covering the hospital acquisition plus construction of a new freestanding emergency room (HCA Florida Healthcare newsroom release, 27 February 2025). Jyric Sims, Ph.D., President of the HCA Healthcare West Florida Division, said at the time: “This hospital and associated physician practices are a wonderful complimentary addition to our existing 17 hospitals within our division along Florida’s West Coast and will serve as a catalyst for growth.”
Leadership at HCA Florida Lehigh Hospital is Chief Executive Paige Laughlin, Chief Financial Officer Cheryl McIntire, Chief Medical Officer Brian Hummel, MD, and Chief Nursing Officer Harry Walk, RN. The services the hospital itself lists are emergency services, critical care, cardiology, gastroenterology, general surgery, nephrology, orthopaedics, pathology, imaging, joint care, spine care, weight-loss surgery and surgical services including gynaecology.
Neither Lee Health nor HCA Florida Healthcare publishes a municipality-level or mapped service-area boundary for Lee County. Lee Health’s own published material defines its service area as “Southwest Florida” and does not name Lehigh Acres in its fast facts. HCA does not publish a boundary either; its Lee County footprint is the Lehigh hospital plus freestanding emergency rooms. What exists publicly is a facility inventory, not a boundary (both checked 17 September 2026).
The record class that would close this is the Community Health Needs Assessment filings both systems must produce, which define a service area by ZIP code. Those filings were not obtained in this research, and that is disclosed here rather than in a footnote. So no service-area boundary for either system is drawn, described, estimated, implied or approximated anywhere on this page. What is published is the facility inventory and the measured distances.
The practical read for a buyer at Ibis Landing Golf & Country Club, Lehigh Acres, Lee County, Florida, inferred from that inventory and those distances: East Lee County is served by one small acute hospital inside Lehigh Acres, HCA’s, at 53 beds, and by Lee Health’s large hospitals 14 to 23 road miles west. Lehigh Acres is not inside a large-hospital catchment; it is at the eastern edge of one.

The net effect for this address, inferred from those project descriptions read against the road geography: the two projects that materially change healthcare access from Ibis Landing are the Lee Health outpatient center at The Forum on State Road 82, scheduled for 2027, the first Lee Health primary-care and urgent-care presence explicitly aimed at Lehigh Acres, and HCA Florida Alico Emergency, planned for late 2026, which puts a freestanding emergency room on the Alico Road corridor this property will reach by way of the Alico Road Extension described in the civic pipeline section below.
One land holding 1.13 miles away is worth naming precisely because it is so easy to overstate. Case ADD2024-00040 is an administrative variance to add healthcare facilities Groups I, II and III to the schedule of uses on 13.02 acres. A parcel overlay confirms that Lee Health System Inc owns STRAP 0545270000003000A, 13.04 acres, zoned MPD, classified commercial vacant. Status is Approved–To Mapping, and no development order has been filed as of 17 September 2026 (Lee County zoning and parcel records, read 17 September 2026). That is an approved use addition on land Lee Health owns. It is not an announced facility. It has no development order, no size, no date and no name, and it is published here as exactly that and nothing more.

Those two distance columns are different measurements and must not be read as one. By straight-line measurement Station 102 is nearest, at 1.16 miles. By computed road route Station 104 is the shorter drive, at 2.4 miles. Neither ranking is “the” answer, and neither is a response time.

That is a stated potential purchase inside a site-plan revision, not a completed acquisition, and it is not a new fire facility. From 20920 Copperhead Drive, Fort Myers Beach is 24.7 road miles and 46 minutes in free-flow conditions. In season, on Summerlin Road and San Carlos Boulevard, that is routinely much longer. Bonita Beach Park is 32.0 road miles. Sanibel requires the causeway toll on top of 17.7 miles just to reach the toll plaza.
Any description of this community as “close to the beach” is not supportable. That sentence is published deliberately, because the phrase appears on competing pages for this community and it is not true. Two, I-75 is not at the door. The nearest interchange is approximately 11.1 road miles away at Daniels Parkway, reached by three surface roads. Traffic from Lehigh Acres to I-75 is exactly the congestion the Alico Road Extension is being built to relieve.
Three, downtown Fort Myers is a 16-mile surface-street trip on Lee Boulevard and State Road 82 into Martin Luther King Jr Boulevard, with no limited-access segment at all.
Four, the airport is the standout, at 9.3 miles.
Five, day-to-day retail is local and modest. The nearest grocery cluster is under 3 road miles on Lee Boulevard; the nearest regional shopping, at Bell Tower, Gulf Coast Town Center and Edison Mall, is 14.7 to 16.5 road miles.
And one structural observation, inferred from the computed route set itself: every one of the fourteen destinations above uses one of two corridors. Almost every westbound trip from this address funnels onto either 23rd Street SW → Gunnery Road South → Daniels Parkway, heading southwest to the airport, the Daniels corridor and I-75, or Lee Boulevard → State Road 82 / Colonial Boulevard, heading northwest to downtown and Cape Coral. Both are named in active county and state road projects, set out in the next section. One specific negative finding, with its caveat, both halves published. Ibis Landing appears to sit outside the LeeTran ULTRA on-demand service zone. The published southern boundary is 2nd Street SW, and the nearest point of the 2nd Street SW centreline was measured at 2,371 metres, 1.47 miles, north of the Ibis Landing clubhouse, computed point by point against actual centreline vertices in the Lee County road centrelines layer on 17 September 2026. The community is therefore south of the stated southern boundary. But that conclusion rests on the published boundary description plus a measured centreline distance. The service-area polygon itself was not obtained, and a street-name boundary can bend. This page therefore states neither that the community is inside the zone nor that it is definitively outside it; it publishes the measured gap and the limit of the evidence, and a rider should confirm against LeeTran’s own published service-area map.
The honest read on public transport, inferred from the two-route inventory, the single express destination and the computed distance: public transport from this address is functionally not an option for commuting. Two routes serve a community of 114,287 people; the express connection runs to Edison Mall, not downtown, not the airport, not the Daniels employment corridor; and the Park & Ride is itself a 2.8-mile drive away.
Three open gaps are disclosed here rather than papered over. Peak-hour travel times on 23rd Street SW → Gunnery Road South → Daniels Parkway, and on Lee Boulevard → State Road 82, were not obtained; every minute figure on this page is a free-flow floor, and the 38.2-minute mean commute says the real numbers are materially higher. No peak-hour time is estimated. The distance to the I-75 interchange at State Road 82, the alternative northern approach, was not computed, that junction did not resolve as a geocodable point, so only the Daniels Parkway interchange figure of 11.1 miles exists on this record and no second I-75 distance is stated. Weaver Hipps Elementary C (2.0 road miles, 51% of possible points, 1,059 enrolled), Veterans Park Academy for the Arts K-8 C (3.3 miles, 54%), Amanecer Elementary C (4.0 miles, 50%), Lehigh Elementary C (4.0 miles, 52%), Mirror Lakes Elementary B (5.8 miles, 59%) and Green Meadow Elementary, a brand-new school with no grade yet, on a temporary campus that opened August 2026 with a permanent campus expected June 2028. Every graded Zone L elementary is Title I with 100% economically disadvantaged enrolment in the state file. Ibis Landing is served by The School District of Lee County, and Lee County does not assign one school to one address. The District runs choice-within-zone with a lottery: families rank, in preference order, all the available schools in their residential or choice zone, and the lottery decides when applicants exceed seats. Queried directly against the District’s own “Lee County 26-27” enrollment-zone locator on 17 September 2026, 20920 Copperhead Drive returns Elementary Proximity Zone L, Middle Proximity Zone HH and High School East Zone Sub-zone 3, in School Board trustee district 5. Zone L’s six elementaries, Zone HH’s three middle schools and Sub-zone 3’s three high schools are listed in the school-ratings answer above, cross-checked against the Board-approved Student Enrollment Plan 2026-2027, approved 1 December 2025, which is the controlling document. Harns Marsh Middle School earned an A in 2026 and is five miles away in Lehigh Acres, but it sits in Proximity Zone JJ, not HH, so it is not rankable from this address and carries no District transportation. That is exactly the school a city-level “schools in Lehigh Acres” list attributes here wrongly. An assignment for this address is a zone plus a lottery outcome, valid for one plan year, and the plan is re-approved annually. Bonita Beach Park is 32.0 road miles and 49 minutes, via Daniels Parkway, 14.6 miles of Interstate 75 south, and Bonita Beach Road. The Sanibel Causeway toll plaza is 17.7 road miles and 32 minutes, and that is the toll plaza, not the islands, with the causeway toll payable on top. The computed route runs Copperhead Drive to Beth Stacey Boulevard South at 0.45 miles, left onto 23rd Street Southwest at 1.94, through the roundabout at 4.02, left onto Gunnery Road South at 4.69, straight onto Daniels Parkway at 7.63, left onto Paul J Doherty Parkway at 8.48, through the Chamberlin Parkway roundabout at 9.09, arriving at the terminal at 9.33 miles. This works because the property sits at the southwest edge of Lehigh Acres, where 23rd Street SW and Gunnery Road South feed straight into the Daniels Parkway corridor. It is not representative of Lehigh Acres as a whole, and the page says so in the same breath. For contrast on the same corridor: the nearest Interstate 75 interchange, at Daniels Parkway, is 11.1 road miles to the on-ramp, reached on three surface roads. Duration figures are free-flow floors, not typical trips.
Ibis Landing Golf & Country Club is an all-ages community with no age restriction, a full-text search of the 76-page Master Declaration (Lee County Instrument 2022000397088, recorded 29 December 2022) and its Bylaws for “fifty-five,” “55+,” “housing for older persons” and “age restrict” returns zero hits, and none of the four recorded condominium declarations imposes one, so a retiree here is buying into a community with children in it, not an active-adult community. On the practical questions a retiring buyer asks: a 24/7 emergency department is 2.3 road miles away at HCA Florida Lehigh Hospital, a 53-bed facility, but the nearest Level II trauma centre is Gulf Coast Medical Center at 14.4 road miles, and for a stroke, major trauma or a paediatric emergency the realistic destination is 14 to 20 road miles away on surface arterials (distances computed on the OpenStreetMap road network, 17 September 2026). Southwest Florida International Airport is 9.3 road miles. Fort Myers Beach is 24.7 road miles and 46 minutes in free-flow conditions, which is not a short trip. And public transport is functionally not a commuting option: two LeeTran routes serve a community of 114,287 people (2020 Census), and the express connection runs to Edison Mall.
Four measured structural facts, each sourced, sit behind that question, and no county-wide price comparison was derived for this page, so this is an answer about mechanism rather than about a price gap. The commute is longer. Mean travel time to work for Lehigh Acres workers aged 16 and over is 38.2 minutes, against 29.4 minutes county-wide, about nine minutes longer each way, roughly 30% above the county average (U.S. Census Bureau QuickFacts, American Community Survey 2020–2024, vintage V2025). Incomes are lower. Median household income is $66,890 against $76,107 county-wide, in 2024 dollars, from the same source. The housing stock is mostly old, and pre-dates any statewide building code. Lee County parcel records read 17 September 2026 show streets a mile from Ibis Landing built entirely in 1972 (Hamlin Court 56 parcels, Tangerine Court 50, Tangelo Court 38, Temple Court 36), and Florida had no unified statewide building code before the 2001 Florida Building Code took effect on 1 March 2002. And the schools in this assignment zone are predominantly C-graded and Title I, with one B elementary. The important qualification for anyone applying that to Ibis Landing: fifty-five of the 57 closed sales in this community over the trailing twelve months were built 2022 to 2026 (Southwest Florida MLS, pulled 17 September 2026), so this community is not the 1960s and 1970s grid, and the two should never be averaged into one statement.
For 2026-2027 the open enrollment window ran from 20 January 2026 to 27 February 2026, and the District’s own wording is that “Choice Applications are due by February 27th.” Applications go through the FOCUS Parent Portal and are all processed in the same student assignment lottery, so applying on the first day of the window carries no advantage over the last. Advanced programme applications, meaning IB, Cambridge, Arts, FGCU and STEAM, go directly to the school by 2 February with a choice application receipt showing that school ranked first. Cross-zone and hardship waivers both close 31 July, the cross-zone waiver is reviewed once and the decision is final. Registration for the following school year opens the first Monday in November.
