Two quick tells: a unit number in the 300s is always Chatham Square II, and a 1,308-square-foot listing is almost always Chatham Square I. When a listing’s square footage differs from the county’s recorded plan, as it does on a few Chatham Square I rows (one listing gave 1,450 square feet for a 1,308-square-foot unit), we use the county figure.

When and How Was Chatham Square I Built?

Chatham Square I was built by Chatham Square Development Corporation between 1990 and 1992, the first of the two Chatham Square condominiums and one of the earliest neighborhoods of what was then Embassy Woods Golf and Country Club at Bretonne Park. Its declaration was recorded January 7, 1991, a month before Chatham Square II’s.

Embassy Woods Becomes Glen Eagle

Embassy Woods Golf and Country Club at Bretonne Park began in 1990 around a Mark McCumber course that opened in 1991; the master association was renamed Glen Eagle Golf & Country Club, Inc. in articles filed January 20, 1998, and owners elected their own board on August 2, 2004, per the club’s history and the 1998 amended and restated articles. The state condominium records still records Chatham Square I at “Chatham Square Lane, Naples 33962”, the pre-rename street name and ZIP.

The Declaration and Its Amendments

The Chatham Square I declaration was recorded on January 7, 1991 at Official Records Book 1584, Page 293. Surveyor’s certificates recorded from March 1991 to February 1992 added the buildings as they were finished. The owners restated the whole document in 2009 (OR 4471 PG 2135, recorded July 13, 2009) and amended it in 2012 (flood insurance), 2015 (flooring) and 2025 (parking and vehicles).

Building Years

The county roll dates Building D to 1990, Buildings A, B, C, L and M to 1991, and Buildings J and K to 1992. Because the buildings have two floors, none of them appears on Collier County’s list of buildings subject to milestone inspection.

What Comes With a Chatham Square I Home: the Plan, the Garage and the Lanai

Every Chatham Square I home is the same 1,308-square-foot plan, and every one comes with an assigned garage and the parking space in front of it as limited common elements under section 8.1 of the restated Declaration. That garage is the feature no other condominium on Dennis Circle offers.

The 1,308-Square-Foot Plan

The county roll records all 96 Chatham Square I units at 1,308 square feet of base area. Listings describe the layout as two bedrooms plus a den and two baths in most cases, and as three bedrooms with two baths for several end units. Ground-floor and second-floor homes share the same footprint.

The Garage and the Parking Space

Under section 8.1(A) of the restated Declaration, each unit has the exclusive use of its assigned garage and of the parking space in front of that garage. The association maintains the parking spaces and garages as a common expense, but may charge an owner whose vehicle damages them. A 2023 notice of commencement recorded a garage-door replacement at Building B, and the detached garage rows are visible in front of the south-arc buildings on federal aerial imagery.

Lanais, Screens and Doors

Lanais are limited common elements: the owner cleans and paints them, the association maintains the railings, and no lanai may be enclosed, tiled or carpeted without board approval. Owners maintain screens, sliding doors and hurricane shutters. In September 2025 the association recorded a notice for installing impact exterior doors at all eight buildings (Afonova Nelson Homes, OR 6505 PG 3338).

Which Amenities Does a Chatham Square I Owner Get?

A Chatham Square I owner gets the Chatham Square pool and tennis court through the Chatham Square Commons Association, and the entire Glen Eagle club, including a golf membership on every one of the 96 units under the club’s recorded designation exhibit. The condominium itself adds the garages and the grounds around the eight buildings.

The Chatham Square Commons

The Chatham Square Commons Association, formed by the developer in 1990 with Chatham Square I, Inc. and Chatham Square II, Inc. as its two members, owns and runs the pool, tennis court, roads, parking areas and water-management areas inside Dennis Circle under its recorded declaration (OR 1558 PG 1174). Its articles name swimming pools, tennis courts, a bathhouse, roads and covered and open parking among its purposes. The pool deck was extended in 2004 and the pool area reworked in 2010 under recorded notices, and a 2016 circuit-court judgment (case 16-CA-1195) confirmed the Commons Association as owner of the Commons land against any claim by the dissolved developer.

Golf on Every Unit

The club’s recorded “Designation of Membership” exhibit, part of the 2015 Amended and Restated Master Declaration and Bylaws, lists all 96 Chatham Square I units as golf memberships and none as social. The membership belongs to the unit, cannot be sold or upgraded separately, and gives the owner’s household the par-70 Mark McCumber course that opened in 1991, at a member cart fee of $26.50 per 18 holes in 2026, according to the club’s 2026 Realtor’s Packet.

The Glen Eagle Clubhouse and Club Facilities

The club’s dining room, private dining room, lanai and 19th Hole lounge, fitness center, billiard and card rooms, meeting room and activities center, four lighted Har-Tru tennis courts and heated pool are open to every Chatham Square I owner, per the club’s amenities page. A $600 annual food and beverage minimum applies. Glen Eagle has no marina, beach club or pickleball court; East Naples Community Park is the nearby pickleball venue.

How Much Are the Fees at Chatham Square I?

Chatham Square I owners pay the Glen Eagle club’s golf dues of $8,031 a year in 2026, the club’s $600 food and beverage minimum, and the Chatham Square I association’s own assessment, which also carries about 44.4% of the Chatham Square Commons budget. Sale Approval

Section 14 of the restated Declaration requires the board’s prior written approval of every sale or gift. The seller gives at least 20 days’ notice before closing with the buyer’s name and the signed contract, the board may interview the buyer, and it must decide within 20 days of receiving everything (or 60 days after the notice). Approval may be withheld only for listed good-cause reasons; without good cause, on the owner’s written demand, the association must produce an approved purchaser on the same terms. Unapproved transfers are void unless later approved, and the board may suspend an agent who skips the process after a written warning.

Floors, Shutters and Alterations

The default is wall-to-wall carpet, but hard flooring may replace it anywhere in the unit, bedrooms included since the 2015 amendment, if a licensed and insured contractor installs a product meeting a sound transmission class rating of 58 and the board approves it in writing first. Hurricane shutters are the owner’s expense, must meet current code, and must be white, off-white or clear; after the board approves them, the master association’s Architectural Review Committee must approve them too. Other alterations need 30 days’ written notice to the board, which answers within 30 days.

Vehicles and Parking

The 2025 amendment bars trucks, trailers, boats, recreational vehicles, motor homes, campers, motorcycles, mopeds and scooters, disabled vehicles and commercial vehicles from the condominium property, while allowing sport utility vehicles; a convertible SUV-truck may park only in SUV mode. The master association’s own rules add the same list for all of Glen Eagle unless the vehicle is garaged.

Signs

No “For Sale”, “For Rent” or “Open House” sign may be posted on the condominium property, in a window, on a lanai or in a vehicle, under section 12.9. The club’s open-house procedure governs weekend signs at the Glen Eagle entrance.

Is Chatham Square I Age-Restricted?

Chatham Square I is not age-restricted and is not a 55+ community. The restated Declaration sets no minimum age and requires only that occupants under 18 be supervised by an adult, and neither the club nor the association registers Chatham Square I as housing for older persons. Buyers of any age may purchase subject to board approval.

What Are the Rental Rules at Chatham Square I?

Chatham Square I allows leases of at least 30 consecutive days and at most one year, up to four leases a calendar year, each approved by the board, under section 13 of the restated Declaration. That makes it one of the few Chatham Square homes where an owner can keep a year-round tenant.

Leasing, Line by Line

  • Approval: 20 days’ written notice with a signed lease; the board may interview the tenant and has 20 days to decide; the tenant must be a natural person.
  • Term: 30 consecutive days minimum, one year maximum; no renewal option, though the board may approve the same lease year to year (section 13.2).
  • Frequency: at most four leases a year, and a new lease may not start until 30 days after the last one began; the board may allow one extra lease a year for hardship (section 13.3).
  • Occupants: the tenant, spouse and children, and two house guests for up to ten days once per lease.
  • Owner’s use: while the unit is leased, the owner may not use the recreation or parking facilities.
  • Pets: tenants and guests may not keep pets.

Renting in Practice

A seasonal three-month lease and an annual lease both fit Chatham Square I’s rules, which widens the investor pool compared with Chatham Square II, where no lease may exceed three months. Tenants reach the Glen Eagle club by registration and pay tenant golf rates ($75 for 18 holes from January to March in 2026). Under section 718.110(13) of the Florida Statutes, a later rental amendment binds an existing owner only if that owner voted for it.

Can You Have a Pet at Chatham Square I?

Chatham Square I owners may keep one domesticated dog or one domesticated cat weighing 30 pounds or less at maturity, plus up to two birds and tropical fish, under section 12.6 of the restated Declaration; tenants and guests may not keep pets. Pets stay off the pool area and on a handheld leash elsewhere.

Does Chatham Square I Need a Milestone Inspection or a SIRS?

Chatham Square I does not appear on Collier County’s milestone inspection roster, because Florida’s milestone law and its structural integrity reserve study (SIRS) rule apply to condominium buildings of three or more habitable stories and every Chatham Square I building has two. Its three-storey sister, Chatham Square II, is on the roster.

What the Law Says

Section 553.899 of the Florida Statutes requires milestone inspections for condominium and cooperative buildings “three habitable stories or more”, as Collier County’s milestone program page states it, with a 25-year first inspection inside three miles of saltwater. The 2025 condominium law, CS/CS/HB 913, tied the structural integrity reserve study to the same three-habitable-story threshold, according to the Florida Senate bill summary.

What the County Roster Shows

We queried Collier County’s MilestoneMap service on September 26, 2026 for every building on Dennis Circle and every association named Chatham. It returned five buildings, all Chatham Square II: Building G completed (next due 2035) and Buildings E, F, H and I “Milestone Delinquent”. No Chatham Square I building appears, which matches the two-floor construction.

What Still Applies

Being outside the milestone and SIRS laws does not make the buildings maintenance-free. The association still keeps reserves for roofs, painting and other components under section 718.112 of the Florida Statutes, unless the owners vote to waive or reduce non-structural reserves as the statute allows, and it can levy special assessments. A buyer should still read the current budget, reserve schedule and any board minutes on roofs and concrete, which come with the resale disclosure under section 718.503. We found no public record of a Chatham Square I special assessment.

Why It Matters for Price and Financing

For a buyer, the practical difference is that a Chatham Square I purchase carries no county milestone record to read and no state-mandated structural reserve study to fund. Lenders and condominium questionnaires still ask about reserves and litigation, but the milestone question that slows many Florida condominium sales does not arise here. That is part of why Chatham Square I’s five-year median sits $65,000 above Chatham Square II’s.

Flood Zone, Hurricanes and Insurance at Chatham Square I

All eight Chatham Square I buildings are in FEMA Zone X (minimal flood hazard) on the effective 2024 flood map and on the preliminary map now in its appeal period, and Chatham Square is in Collier County evacuation Zone C. The two-floor buildings date from 1990 to 1992, before the statewide Florida Building Code of 2002.

Hurricane Ian’s storm tide peaked near 7.1 feet in Naples Bay, per the National Hurricane Center, several feet below the 10.6 to 12.3-foot ground at Glen Eagle homes on USGS elevation data. We found no public report of surge flooding at Chatham Square in any recent storm.

Insurance

The association carries the master policy on the buildings under section 718.111 of the Florida Statutes; owners carry an HO-6 policy for interiors and contents. The 2025 impact-door project and any owner-installed code-compliant shutters help an owner’s wind mitigation report. Yes, at your own expense, if they meet current code and are white, off-white or clear, with approval from the board and then the master association’s Architectural Review Committee.

Can I park a pickup truck?

No. The 2025 amendment bars trucks, trailers, boats, RVs, motorcycles, scooters and commercial vehicles from the condominium property; SUVs are allowed.

Does Chatham Square I need a milestone inspection?

No. The milestone law covers condominium buildings of three or more habitable stories, and no Chatham Square I building is on Collier County’s milestone roster.

Does Chatham Square I need a SIRS?

Florida’s structural integrity reserve study rule covers buildings of three or more habitable stories, so it does not reach Chatham Square I’s two-floor buildings. The association still keeps a budget and reserves you should review.

Is a special assessment coming?

The club places open-house signs at the Glen Eagle entrance on Saturday and Sunday from noon to 4 p.m.; your agent registers the open house with the club and uses only the standard signs.

Yes. Annual leases are allowed, which widens the buyer pool beyond Chatham Square II’s three-month rule.

Can I sell with a tenant in place?
