Oak Hollow and Mahogany Run is 350 detached single family homes, with roughly 190 distinct floor plan sizes across the 348 houses the Collier County building file measures, a median of 2,090 square feet, a range of 1,250 to 3,337, and a private pool on 233 of 348, which is 67 percent. Maple Brooke is 110 attached villas from 1,537 to 1,850 square feet with a pool on 21 of 110, which is 19 percent, and association maintained exteriors. Cedar Ridge is 88 condominium homes on exactly four plans at 1,488, 1,632, 1,759 and 2,040 air conditioned square feet, with zero private pools. All three counts are from the 2026 preliminary Collier County tax roll. A statistical model that averages those three together produces a number that describes no actual home in Autumn Woods.
Across all 47 priced recorded deeds in the 24 months ending 29 August 2026 the blended median is $735,000. That figure is only honest with the three way split printed beside it: $950,000 on 29 sales in Oak Hollow and Mahogany Run, $530,000 on 9 in Maple Brooke and $550,000 on 9 in Cedar Ridge. Three separate published values for this community currently circulate on the open web, at roughly $527,500 and down 21 percent, roughly $529,816 and down 6.2 percent, and roughly $1,050,000 and up 25.4 percent. All three describe the same 548 residences. The gap between them is not a market disagreement. It is a blended median artifact, and it flips direction with whatever happened to sell that quarter.

Turnover was 29 of 349 mapped homes, which is 8.3 percent over the full window. The spread is wide because the product is wide: roughly 190 distinct base areas across 348 houses, with the most repeated plans at 1,749 square feet on 25 houses, 2,090 on 20, 2,064 on 13 and 1,729 on 12. A valuation here lives or dies on matching the plan, the lot and the condition rather than on the neighborhood median.
Maple Brooke is 110 attached villas on fee simple platted lots, and its own rules state plainly that Maple Brooke villas are not condominiums. Across the 24 months ending 29 August 2026 we tracked 9 priced recorded deeds there, from $440,000 to $625,000, with a median of $530,000 and a median of $330 per heated square foot on county base area. Turnover was 9 of 110, which is 8.2 percent over the window. Living area runs 1,537 to 1,850 square feet with a median of 1,629, and three plans account for 98 of the 110 villas: 1,577 square feet on 32, 1,629 on 40 and 1,821 on 26. Because the plans repeat, a Maple Brooke owner usually has a genuinely comparable recent sale to work from, which is unusual anywhere in Collier County at this size.
Cedar Ridge is the only condominium in Autumn Woods: 88 homes in 22 buildings, each building two stories with four homes. Turnover was 9 of 88, which is 10.2 percent over the window and the highest of the three neighborhoods. There are exactly four plans at 1,488, 1,632, 1,759 and 2,040 air conditioned square feet, and the 2026 preliminary county file returns 18 homes at 1,488, 18 at 1,759, 26 at 1,632 and 26 at 2,040. Which plan you own is the first question in a Cedar Ridge valuation, and the county roll answers it precisely.
Open the Collier County Clerk of Courts Official Records document search, search by legal description or by the parties, and read the deed. The documentary stamp appears on the face of the instrument. Consideration equals the stamp divided by 0.70, multiplied by 100, because Florida Statutes 201.02 charges $0.70 per $100 of consideration or any fraction of it. The tax rounds up to the next full $100, so a $487,000 sale and a $487,050 sale both pay $3,409.00, which is why a derived price is accurate to the hundred dollars rather than to the dollar. That is the whole method. It means every figure on this page can be checked by a reader who has never met us and does not have MLS access.

The failures below are structural, not bad luck.
Take the three segmented medians for the 24 months ending 29 August 2026 and imagine a quarter in which four Cedar Ridge condominiums and one Oak Hollow home close. The blended median lands near $550,000. Now imagine the reverse mix and it lands near $950,000. Nothing about the market changed. Only the mix did. That is exactly how one published source can report this community down 21 percent while another reports it up 25.4 percent in the same period, and both can be arithmetically correct about the same 548 residences. Any single number offered for Autumn Woods without its product mix disclosed in the same sentence is not a valuation, it is a coin flip with a decimal point.
Of the 109 instruments recorded against the 547 Autumn Woods residential parcels in the 24 months ending 29 August 2026, 62 carried nominal, zero or exempt consideration. Those are trusts, quit claims, corrective deeds and interspousal transfers. A deed can carry a nominal stamp and still transfer real property, which is precisely why the priced set is 47 and not 109. A model that ingests all 109 as sales is reading 62 non sales as market evidence, and in a community that is 70.9 percent homesteaded and heavy with estate planning transfers, those 62 skew low by construction. This is the single largest source of error we see in published estimates for Autumn Woods.
Collier County codes each recorded instrument with an arms length qualification flag, and that flag lags the recording by roughly two months. Measured county wide on the same file, July 2026 shows 107 qualified of 2,273 recorded instruments and August 2026 shows 23 of 1,010. Any query that filters on the qualified flag inside a fresh window under reports by roughly 95 percent. The practical consequence for an Autumn Woods owner is that the most recent sales, the ones that actually describe today, are invisible to any product that waits for the flag. Not coded is a different state from coded and negative, and treating them as the same thing is how a model reports a stale market as a soft one.
The 2026 preliminary Collier County tax roll records year built, base living area, adjusted area, lot acreage, use code, just value, assessed value, exemptions and the tax billed. It does not record renovation history, kitchen or bath condition, whether a home has been reroofed, view coding over a lake or preserve, impact glass, or which side of a street a home sits on. It carries no bedroom or bathroom field at all. Everything a model knows about your Autumn Woods home comes from that list, so everything a buyer walks in and reacts to is outside the model by definition.
Measured on 38 qualified sales in Autumn Woods, Collier County just value runs at 0.820 of the actual recorded sale price in Oak Hollow and Mahogany Run, 0.951 in Maple Brooke and 0.795 in Cedar Ridge. So an estimate anchored to the assessment systematically understates, and it understates unevenly across the three neighborhoods, which is worse than understating consistently. Florida law does not set assessed value equal to the sale price, and any source that says it does is wrong: the appraiser sets just value by mass appraisal informed by qualified sales in the market area, so a single sale moves the model rather than becoming the assessment.
It cannot see that Cedar Ridge owners have no private pool and use the two community pools, while 67 percent of Oak Hollow and Mahogany Run homes have their own. It cannot see that the Special Flood Hazard Area in Autumn Woods runs along the backs of the lots while the building pads sit at the fronts in Zone X. It cannot see that a Cedar Ridge quarterly assessment already contains the master fee, so adding the two together overstates the carrying cost. It cannot see the April 2023 leasing grandfather clause that does not transfer to a buyer. Each of those is worth real money in a negotiation, and every one of them lives in a recorded document rather than in a data field.
Autumn Woods was delivered by a single builder between 1997 and 2002, so the community ages on one curve and the differences between two homes on the same street are mostly things a human has to look at. These are the drivers we adjust for when we price, in rough order of how much money they move in this specific community.
The plats record 21 lake tract parcels totalling 45.31 acres across the community, and the association describes 26.5 acres of natural preserve with meandering walking paths and native planting around more than five miles of lake perimeter. Those are the association’s own figures. A lot backing to open water or preserve prices differently from an interior lot on the same plan, and the county roll carries no view code at all, so no automated product can distinguish them. Which side of Chestnut Circle or Sugar Magnolia Circle a home sits on is a real adjustment, and we make it by walking the lot rather than by inference.
On the 2026 preliminary Collier County tax roll, 233 of 348 Oak Hollow and Mahogany Run homes have a private pool, which is 67 percent, and 288 of 348 have a screen enclosure, which is 83 percent. Maple Brooke runs 21 of 110 with a pool, which is 19 percent, and 76 of 110 with a screen enclosure, which is 69 percent. Cedar Ridge is 0 of 88. Because a pool is the majority condition in one neighborhood and a rarity in the next, the same feature carries a different premium depending on which gate address a home sits behind. A model that applies one pool adjustment across the community is wrong in both directions at once.
Every primary dwelling in Autumn Woods carries a year built between 1997 and 2002, with Oak Hollow and Mahogany Run at 1997 to 2002, Maple Brooke at 1997 to 2001 and Cedar Ridge at 2000 to 2002. That makes every original roof in the community 24 to 29 years old, at or past the service life of a first generation Florida concrete tile roof and its underlayment. Roof age drives the buyer’s insurance quote and it drives the inspection response, so it shows up in two negotiations at once. If your roof has been replaced, the permit and the invoice are worth real dollars in the analysis. If it has not, the number has to carry that.
The first edition of the Florida Building Code replaced all local codes on 1 March 2002, and this community’s build era runs straight through that line. All 110 Maple Brooke villas and 342 of the 351 Oak Hollow and Mahogany Run homes carry years built of 1997 to 2001, while 40 of Cedar Ridge’s 88 units carry 2002. The honest caveat travels with it: a tax roll year built is a completion year and not a permit date, and the code applied to permits pulled on or after 1 March 2002, so a home completed in 2002 was almost certainly permitted earlier. What is defensible is that these are post 1994, pre 2002 homes built under the Standard Building Code as amended after Andrew, materially better than pre 1992 construction and materially weaker than post 2002.
Three of the 47 priced recorded deeds in the 24 months ending 29 August 2026 sit far above the band for their own neighborhood, at addresses on Sugar Magnolia Circle, Burnt Sienna Circle and Southern Oak Court. The county roll records neither renovation history nor view coding, so there is no defensible way to say why. We therefore publish nothing about them individually and let none of them into any average on this page. An estimate that quotes the top of that band as your likely value is quoting a number nobody can explain, and a valuation you cannot explain is a valuation you cannot defend in a negotiation.
Cedar Ridge is the cleanest valuation in Autumn Woods because the plan set is closed. Phases 1 through 9 carry 1,488 square feet downstairs and 1,759 upstairs; Phases 10 through 22 carry 1,632 downstairs and 2,040 upstairs. The 2026 preliminary county file returns exactly 18, 18, 26 and 26 homes across those four, which is precisely what 9 and 13 buildings of two down and two up produce. Knowing which of the four you own, and whether you are the upstairs or the downstairs home, narrows a Cedar Ridge valuation faster than any comparable sale search. Oak Hollow and Mahogany Run is the opposite case, with roughly 190 distinct base areas across 348 houses.
Autumn Woods is not in one flood zone, and both of the sentences a seller usually hears are false. The governing panels are 12021C0381J and 12021C0383J, both effective 8 February 2024, and roughly 89 percent of the 477 mapped residential lots take Zone X as their governing zone while the Special Flood Hazard Area follows the lake banks and the preserve at the backs of lots. Every one of the 33 lots on Chestnut Circle, all 17 on Sugar Magnolia Court and all 11 on Nature Preserve Court take Zone X, and Nature Preserve Court is also the highest ground in the community at about 13.3 feet NAVD88. Cedar Ridge needs a separate answer, because its 88 units carry no individual parcel polygon and FEMA has issued building specific determinations for at least 12 of the 22 buildings. A new preliminary Flood Insurance Rate Map for Collier County was released on 20 March 2025 as preliminary panel 12021C0381K, and the county opened a 90 day appeal period on 19 August 2026 with a target effective date of Summer 2027 that the county itself footnotes as subject to change pending appeal review. On the preliminary map the Special Flood Hazard Area expands slightly within Autumn Woods and shrinks nowhere. That is a forward looking valuation input no automated product can see, because it is not yet effective and therefore is not yet in any data feed, and it is one more reason the timing of a sale in this community deserves a conversation rather than a widget.
What a buyer will pay for an Autumn Woods home is set partly by what the home costs to own after closing, and in this community that number changes hands with the deed. On the 2026 preliminary Collier County tax roll 388 of 547 residences carry a homestead exemption, which is 70.9 percent, so the typical Autumn Woods seller is a long held homesteaded owner whose bill bears no relation to the buyer’s.
Florida caps annual increases in the assessed value of a homesteaded property, and on a change of ownership that cap is removed and the property is reassessed at just value on the January 1 following the sale. The median accumulated Save Our Homes benefit among homesteaded owners on the 2026 preliminary roll is $295,877 in Oak Hollow and Mahogany Run, $219,054 in Maple Brooke and $205,451 in Cedar Ridge, and the largest single benefit in the community is $721,272. Community wide, the typical Autumn Woods owner is taxed on roughly 64 percent of what the county says the house is worth, and not one cent of that gap transfers to a buyer.
6725 Autumn Woods Blvd was built in 2001, measures 1,729 square feet, and has been homesteaded since 2002. On the 2026 preliminary Collier County tax roll its just value is $744,149, its assessed value is $402,093, and the accumulated Save Our Homes benefit is $342,056. The current owner pays $3,407 in total ad valorem tax. A buyer who homesteads it pays $6,623. A buyer who does not homestead it pays $6,996, which is 2.05 times the seller’s bill. That parcel was chosen because it sits closest to the Oak Hollow and Mahogany Run median just value, so it is the normal case rather than an extreme one.
6470 Birchwood Ct was built in 1998, measures 1,629 square feet, is an attached Maple Brooke villa, and has been homesteaded since 2003. On the 2026 preliminary Collier County tax roll its just value is $538,035, its assessed value is $318,643, and the accumulated benefit is $219,392. The current owner pays $2,622. A buyer who homesteads pays $4,685, and a buyer who does not pays $5,059, which is 1.93 times the seller’s bill. Maple Brooke shows the mildest reset of the three neighborhoods, which is the direct consequence of its just value running at 0.951 of recorded sale price, the tightest ratio in the community.
7119 Wild Forest Ct unit 102 was built in 2001, measures 1,632 square feet, and has been homesteaded since 2001. On the 2026 preliminary Collier County tax roll its just value is $453,104, its assessed value is $214,280, and the accumulated benefit is $238,824. The current owner pays $1,641. A buyer who homesteads pays $3,886, and a buyer who does not pays $4,260, which is 2.60 times the seller’s bill and the most violent reset of the three. The reason is structural: the condominiums were the cheapest product at delivery between 2000 and 2002, so they have appreciated furthest in percentage terms, so the wedge between just value and assessed value is proportionally widest. The lowest priced product in Autumn Woods carries the highest tax reset risk, which is the exact opposite of what a buyer expects.
The reset goes to just value, and just value is not the price paid. Measured on 38 qualified sales in Autumn Woods, just value runs at 0.820 of recorded price in Oak Hollow and Mahogany Run, 0.951 in Maple Brooke and 0.795 in Cedar Ridge. A buyer who pays a market price above just value should expect the appraiser to move just value toward the price paid at the next assessment, which means the three worked examples above are a floor on the buyer’s exposure rather than a ceiling. Present them to a buyer as a floor, honestly labelled, and you keep credibility. Present the seller’s current bill as though it were transferable and you lose the deal in due diligence.
A seasonal, second home or investor buyer gets no $25,000 exemption, no additional $26,411 exemption for 2026, no Save Our Homes three percent cap, no portability, and no Florida homestead creditor protection. They do get the ten percent non homestead cap, and four limits on it are routinely misstated: it does not apply to school levies, so in Autumn Woods it protects only 5.2550 of 9.4020 mills, which is 55.9 percent of the bill and leaves 44.1 percent uncapped every year; it resets to just value on a qualifying change of ownership; ten percent is often not a binding constraint at all in a strong assessment year; and it is not portable. Measured on the 2026 preliminary roll, 31 Oak Hollow and Mahogany Run parcels and 23 Maple Brooke lots currently carry a ten percent cap benefit at medians of $48,492 and $21,429, and zero Cedar Ridge parcels carry one.
A buyer underwrites the whole cost of ownership, not just the price, and Autumn Woods carries two association assessments per owner because every owner belongs to exactly two of the four association corporations on file with the Florida Division of Corporations. Half of that stack is not published anywhere, which is a fact a seller should state plainly rather than let a buyer discover.
The master association assessment is not published by the master. It is derivable for 2025 at approximately $3,040 per home per year from Maple Brooke’s CPA compiled financial statements, which carry budgeted master fees of $334,400 as a pass through across 110 lots, and the master declaration requires the assessment to be equal for every home. That figure is derived, it is a 2025 figure, and the current amount is not published. The Oak Hollow and Mahogany Run neighborhood assessment is not published anywhere either, though the mechanics are documented: quarterly in advance, due the first day of each quarter, with each owner liable for a one three hundred and fiftieth share. Maple Brooke works out to $2,014.02 per lot for 2025, derived by dividing $221,542 in total assessments by 110 lots. Cedar Ridge is not published and, critically, its billed quarterly assessment already contains the master fee under Declaration Paragraph 21.1.1, so never add the two together. Current amounts come from the estoppel certificate.
Autumn Woods carries a Capital Improvement Transfer Fee owed by the transferee, meaning the buyer, at closing, collected by the settlement agent, and it must appear on the estoppel letter. It was $1,500.00 effective 1 July 2017, and the recorded May 2023 certificate of amendment states the then current amount as $1,996.50 and states the fee would increase again on 1 July 2023. The current amount is not published and comes from the estoppel. Six exemptions are recorded at Section 4.14: death, bona fide estate planning, divorce, gift, foreclosure or deed in lieu, and transfer to someone who is already a member. It affects your buyer’s cash to close, so it belongs in the pricing conversation rather than in a surprise at the table.
Here is the structural point, and it is counterintuitive enough that most buyers get it backwards. The Maple Brooke villa in the worked example above carries a just value $206,114 lower than the Oak Hollow and Mahogany Run example, and yet its known annual carrying cost is higher, because the villa pays a second association layer that covers lawn care, landscape maintenance, exterior painting and caulking, and roof cleaning, repair and replacement. In Autumn Woods it is the fee stack, not the price, that decides that comparison, and half of that stack is unpublished. We do not print a conclusion about which product is cheaper to own overall, because the Oak Hollow and Mahogany Run neighborhood assessment is a real, non zero layer that nobody publishes, and inventing it to complete a table would be exactly the kind of thing this page exists to argue against.
Autumn Woods does not price in isolation, and the wider Naples picture in 2026 is genuinely two markets rather than one. The single family line and the condominium line have moved in opposite directions county wide over the last twelve months, and in a community that is 84 percent single family and villa against 16 percent condominium, that split lands unevenly across three neighborhoods behind one gate.
The Federal Housing Finance Agency All Transactions House Price Index for the Naples-Marco Island metropolitan area stood at 572.25 in the second quarter of 2026, up 0.84 percent year over year and up 49.02 percent over five years. It is built from mortgage purchase and refinance transactions rather than from listings, which makes it the one market direction figure available for this community that does not depend on the MLS at all. In plain words: Naples prices are up about half over five years and essentially flat over the last twelve months. The surge is over. Quoting only the five year figure to a seller, which is what a great deal of marketing does, would mislead them into pricing a 2026 listing off a 2022 comparable.
For July 2026 Florida Realtors reported a single family median of $800,000 for the Naples-Immokalee-Marco Island metropolitan area, which includes Marco Island, while the Naples Area Board of REALTORS reported $745,000 for Collier County excluding Marco Island. Both are correct and they measure different territories, so quoting them against each other as though they disagreed would be a self inflicted error.
