How Is a Nautica Landing at the Quarry Home Actually Valued?

A Nautica Landing at the Quarry home is valued in four steps: start from the recorded sales on the same floor, check the home's own sale history, adjust for street, building and view, then adjust for condition, openings and updates. Because every home on a floor is the same size, square footage never explains a Nautica price difference.

Step One: Same-Floor Sales

A ground-floor Cheshire is valued against ground-floor sales and a second-floor Tourmaline against second-floor sales. Mixing them is the most common error in a Nautica valuation, because the two floors trade $150,000 to $200,000 apart and a blended median describes neither.

Step Two: The Home's Own Sale History

Every Nautica home has a complete county sale history, from Centex's first sale between 2013 and 2016 onward. The last price you paid, the date, and what you have changed since are the second anchor. Four homes have sold twice in five years, which gives us a direct measure of how the same unit moved.

Step Three: Street, Building and View

The county adds $20,000 to both floors on Siesta Bay Drive. Nautical Landing Circle's five buildings sit on a point with water on both sides; the four Coastline Court buildings share a court with Silverstone near the entrance. We walk each building's view before adjusting, because two homes on the same floor can differ by more than the street premium.

Step Four: Condition, Openings and Updates

The declaration makes the owner responsible for shutters, windows, glass, doors, air conditioning, water heater and floor coverings. Impact glass or permitted shutters change a buyer's insurance quote, a newer air conditioner removes an inspection credit, and a renovated kitchen and baths separate a $750,000 second-floor sale from an $850,000 one.

The Gap Between the Floors

The county's 2026 values put every second-floor home $144,675 above the ground-floor home beneath it. The recorded sales put the gap at $195,000 between the two 60-month middle prices, but only $21,000 between the two most recent sales on each floor, $750,000 and $729,000. The ground floor has closed on the second floor since 2023, which is worth knowing whichever floor you own.

Why Per-Foot Figures Mislead Inside Nautica

Inside Nautica, the ground floor sells for more per foot than the second floor: the 2026 ground-floor sales ran $418.68 and $440.75 per base square foot, the second-floor sales $326.51 and $370.05. A smaller home carries fixed value in its garage, kitchen and lot share. Never value a second-floor home by multiplying a ground-floor per-foot figure by 2,297.

What Per-Foot Is Good For

Per-foot figures compare condominiums, not homes. Nautica, Ironstone and Silverstone share the same two floor plans, so the $95 to $122 per-foot gap between Nautica and its older neighbors measures what buyers pay for newer buildings, a lower CDD bill and recent FEMA letters.

How Have Nautica Landing at the Quarry Values Changed Since 2013?

Nautica Landing at the Quarry values have roughly doubled on the ground floor since 2020 and more than doubled from Centex's first sales: ground-floor homes first sold for a middle price of $289,600 between 2013 and 2016, resold at $320,000 and $329,000 in 2020, and sold at $692,500 and $729,000 in March 2026.

The middle first-sale price was $289,600 for the 22 ground-floor homes and $364,950 for the 22 second-floor homes. Pulte's own 2014 base prices were $236,990 for the Cheshire and $275,990 for the Tourmaline.

The cleanest trend is the ground floor: $320,000 and $329,000 in 2020, $598,000 to $655,000 in 2023, $650,000 in 2025 and $692,500 to $729,000 in 2026. That is close to double in three years, then steady growth since.

The Second-Floor Trend

Second-floor homes sold at $824,000 to $860,000 in 2023 and 2024, then at $850,000 and $750,000 in 2026. The second floor has held in a range rather than climbing since 2023, and the one lower 2026 sale reflects one home, not a new level.

What the Comparison Does to Your Number

The county values both condominiums' homes the same on the same floor, but buyers do not: the last year's recorded sales put Nautica about $120 per base square foot above Silverstone. The premium narrows when a Nautica home shows its age: original air conditioning, no shutters or impact glass, dated finishes. What an Automated Estimate Sees

An automated estimate reads public records and listing feeds. At Nautica that means 44 homes in two sizes, county values that set one number per floor, and MLS subdivision fields that miss one of the last four sales and mislabel another. It averages what it can see and cannot adjust for what it cannot.

Why the County's Value Is Not Your Value Either

The county's 2026 preliminary just values are $447,150 for a ground-floor home and $591,825 for a second-floor home ($467,150 and $611,825 on Siesta Bay Drive). The 2026 sales ran 1.27 to 1.56 times those figures: $729,000 against $467,150 on Siesta Bay, $850,000 against $591,825 on Coastline. Florida's assessment cycle lags the market, so the just value is a tax figure, not a price.

Where Estimates Go Wrong at Nautica

The three errors we see most are blending the floors into one median, missing the unlisted sale, and pricing from the current $899,900 listing as though it were a sale. Each one pushes an estimate the wrong way by tens of thousands of dollars.

Neither the condominium assessment nor the Quarry Community Association assessment is posted publicly; the exact figures come from the associations' budgets and your estoppels. Every Nautica home pays the same one forty-fourth share of condominium expenses, so per square foot the second-floor home carries the lighter association cost. The Tax Reset

On the 2026 preliminary roll a non-homesteaded ground-floor Nautica home pays $4,204.10 ($4,392.15 on Siesta Bay Drive) and a non-homesteaded second-floor home $5,388.66 to $5,725.51. A buyer budgets on those figures because the homestead cap resets at sale, whatever you pay today.

The CDD Line and the Resale Fee

The Quarry CDD's FY2027 budget sets the lowest coach-home band at $1,272.81, and the district's 2020 schedule puts every Nautica folio in that band. The Quarry's declaration puts the $6,500 resale fee on the buyer at closing, or $1,500 for a buyer moving from another Quarry home.

Who Owes the Disclosures

Nautica is a Chapter 718 condominium, so its resale disclosures follow Section 718.503 of the Florida Statutes, and Section 720.401 does not apply to associations regulated under Chapter 718; the Quarry Community Association above it is a Chapter 720 association. The recorded covenants split the duties: the seller gives the board notice of the sale (Nautica declaration, Section 14.3(A)(1), Official Records Book 4907, stamped page 1100) and the buyer pays the resale fee (Quarry declaration, Section 12.12). Your closing agent or attorney confirms the documents for your sale; this is information, not legal advice.

Rent or Sell?

Some owners weigh renting instead of selling. The recorded declaration allows no more than two leases a calendar year, each at least 30 days, with the board approving every tenant, and The Quarry bars leasing in the first year of ownership. How Do the FEMA Letters and Building Age Affect a Nautica Landing Valuation?

The FEMA letters and building age both add value to a Nautica Landing at the Quarry home: every building the 2012 flood map placed in Zone AE or AH has a FEMA letter removing the structure, FEMA's 2025 preliminary map puts all eleven buildings in Zone X, and the buildings date from 2011 to 2015, the newest in The Quarry.

The Five Letters, Building by Building

Buildings 7 to 10 on Nautical Landing Circle: 26-04-1377A (February 6, 2026). Buildings 1 and 4 on Coastline Court: 25-04-6942A (September 29, 2025). Buildings 5 and 6 on Siesta Bay Drive: 25-04-6903A (September 26, 2025). Buildings 2 and 3 on Coastline Court: 14-04-4778A (May 13, 2014), which describes the property under the Silverstone declaration although the county roll places both buildings in Nautica. Building 11 sits on land covered by 14-04-4370A (April 3, 2014).

What a Letter Is Worth to a Buyer

A structure letter means a federally backed lender no longer has to require flood insurance on the building, although it may. Federal flood policies in the block group that includes The Quarry had a median premium of $681 for Zone X ratings in the year to May 2026. A buyer who does not need a flood policy can carry more price.

Age, Code and the Insurance Quote

Every Nautica building dates from 2011 to 2015, a decade into Florida's statewide building code, inside the wind-borne debris region. Two-story buildings also sit below the three-story threshold for Florida's milestone inspections and structural integrity reserve studies. Both facts show up in a buyer's insurance and lending conversation, and both belong in your valuation.

The Roof Question

Nautica's original roofs are now eleven to fifteen years old, and we found no association-wide reroof notice under the Nautica legal description in the Clerk's index. Buyers ask about reserves and roof plans, so we request the association's budget and reserve schedule before we finalize a valuation.

How do you value a home when only three or four sell each year?

We use every same-floor sale over five years, the unit's own sale history, the four homes that sold twice, the county's value relationships between floors and streets, and the live listings a buyer compares. A thin market is a record to read, not a median to copy.

Why not just use the median sale price?

Because a median of three or four sales is one home's price, and a blended median mixes two floor plans $150,000 to $200,000 apart. Nautica's 60-month middle price of $710,750 describes neither floor.

What is a ground-floor Nautica home worth?

Seven ground-floor sales over 60 months ran $595,000 to $729,000, middle price $650,000, and the two 2026 sales were $692,500 and $729,000. Condition and street adjust from there.

What is a second-floor Nautica home worth?

Five second-floor sales over 60 months ran $750,000 to $860,000, middle price $845,000, and the two 2026 sales were $750,000 and $850,000. Building, finish and view explain the spread.

Is a Siesta Bay Drive home worth more?

The county adds $20,000 to both floors on Siesta Bay Drive, and the highest recorded ground-floor sale, $729,000, was there. View and condition still decide the final number.

Is a Nautical Landing Circle home worth more than one on Coastline Court?

Not by the county's values, which are the same on both streets. Nautical Landing Circle's water on both sides and Coastline Court's short drive to the gate appeal to different buyers, so we adjust by view, not by street name.

What was the highest Nautica sale?

$860,000 for 8839 Nautical Landing Circle #201 in July 2024, per the county's qualified sales. In the last twelve months the highest was $850,000 for 8783 Coastline Court #202.

What was the lowest recent Nautica sale?

In the last twelve months, $692,500 for 8839 Nautical Landing Circle #102, a ground-floor home recorded by the county in March 2026 that did not appear in the MLS.

How much have Nautica values gone up?

Ground-floor resales went from $320,000 and $329,000 in 2020 to $598,000 to $655,000 in 2023 and $692,500 to $729,000 in 2026. Second-floor resales have held at $750,000 to $860,000 since 2023.

Are Nautica values going down?

Not on the record. The one second-floor home that sold for less, 8839 #201 at $750,000 in May 2026 after $860,000 in 2024, sold ten weeks after 8783 Coastline #202 closed at $850,000, so it reflects one home rather than the market.

Why is my county just value so much lower than the sales?

Florida's assessment cycle lags the market, and the county sets one value per floor. The 2026 sales ran 1.27 to 1.56 times the 2026 just values. The just value is a tax figure, not a price.

Why is the online estimate for my Nautica home wrong?

An automated estimate sees two sizes and a county value per floor, and misses the unlisted sale, your view and your updates. It can land tens of thousands of dollars off in either direction.

Does the $899,900 listing mean my home is worth that?

No. A listing is an asking price. That ground-floor home had sat 153 days on September 26, 2026, and sits $170,900 above the highest recorded ground-floor sale.

How long will my Nautica home take to sell?

Priced to its floor, within a month: the three MLS sales of the last year took 3, 26 and 29 days. The board's approval window then runs before closing.

How close to asking will I sell?

The three MLS sales closed at 100, 96.77 and 94.65 percent of the final list price. The home priced at its recorded comparables sold at full price in three days.

How does Nautica compare with Silverstone on value?

On the same floor plans, Nautica's last-year sales ran $394.36 per base square foot against $272.07 at Silverstone. Newer buildings, a lower CDD bill and recent FEMA letters explain most of the gap.

How does Nautica compare with Ironstone on value?

Ironstone shares the same plans and its seven county-recorded sales in the last year had a middle price of $505,000 and a median of $299.27 per base square foot. Nautica sells higher on every measure.

Do shutters or impact windows raise my value?

They raise what a buyer can pay by lowering the buyer's insurance through wind-mitigation credits. Permit finals and a current wind-mitigation report make the value visible.

Does my FEMA letter raise my value?

It removes a cost and a question for your buyer, because a lender is usually not required to demand flood insurance on a building with a structure letter. Keep the letter in the listing file.

Does the CDD assessment affect my value?

Nautica's FY2027 CDD bill of $1,272.81 is the lowest coach band in The Quarry, and a lower carrying cost supports a higher price. Confirm it on your tax bill.

Do the association fees affect my value?

Yes, as a carrying cost every buyer underwrites. Both association assessments come from the estoppels; we request them before we finalize a valuation.

Does the board-approval rule lower my value?

It lengthens the closing timeline but does not lower price on the record; Nautica still sells at the top of The Quarry's condominiums per foot. We build the approval window into the contract.

Does the two-lease limit lower my value?

It narrows the investor pool, which matters less at Nautica because most buyers are second-home owners or full-time residents. Rental comparables need a rental MLS pull we will add on request.

Should I renovate before I sell?

Fix what an inspector will note and document permitted work; a full remodel rarely pays back in a four-sale market. We name the few changes worth making on the walk-through.

How often do Nautica values change?

With three or four sales a year, every sale resets the evidence. We refresh a valuation whenever a new Nautica sale records or a new listing appears.
