A Rookery Pointe home is worth what comparable homes in the community recently sold for, adjusted for size, condition, view and time, and in the last 12 months that meant a $525,000 median for single-family homes and a $313,500 median for Heatherstone townhomes. Honors and recognition:
This page does not give you a value for your home, because no page can. It does not use an automated estimate, and it does not publish a street-by-street premium, because our sources do not support one. Where a figure is not published, we say so and explain how we would find it for your home.
This page explains valuation. For the sale itself, our guide to selling a home in Estero covers the process across the village, and our Rookery Pointe seller guide covers this community's pricing, costs and disclosures . If you are buying, read how we represent buyers in Estero.

Source: Southwest Florida MLS (Matrix), residential closed listings, closings October 21, 2025 to October 21, 2026, pulled October 21, 2026. Heatherstone's 12-month sample is 4 sales, so its 24-month row is shown beside it.
The community median of $520,000 is a blend of $525,000 single-family sales and $313,500 townhome sales. Applied to a Heatherstone townhome it overstates by roughly $200,000; applied to a 3,500-square-foot single-family home it understates. That is why every valuation starts by choosing the product.
We use the closed sales for your product from the Southwest Florida MLS, the county's recorded sales as a cross-check, the current listing competition, and a walk through your home. Each adjustment is written down, so you can see how the number was built and challenge any step.
The valuation form on this page takes your address and contact details in about a minute, and a written Rookery Pointe valuation follows promptly. Prefer to talk? Call Jesse direct at (239) 898-6072. The valuation is free and carries no obligation.
A Rookery Pointe home is valued in nine steps: confirm the product and size, pick the nearest recent closings, adjust for time, judge the view and lot, grade the condition and systems, credit updates, read the documents, test the number against live listings, and state a range with the reasoning. Each step is written into your valuation.
We confirm whether your home is in the single-family plat or Heatherstone, and its living area from the county record and the MLS. Living area drives price per square foot, and the two sources sometimes differ, so we check both.
We start with closings in the last 12 months for your product and, with 16 single-family and 4 Heatherstone sales, widen to 24 months when the sample is thin. Every window we use is named in the valuation.
The single-family median moved from $650,000 in 2022 to $527,500 in 2026, so a 2022 sale is not evidence for a 2026 price without an adjustment. We weight recent sales and explain the time adjustment.
Many Rookery Pointe homes back to community lakes or nature preserves, and water and preserve views typically command a premium, as our community guide reports. We can see the view on the walk-through. We cannot publish a dollar premium, because the MLS record does not isolate it.
The homes date to the early-to-mid 2000s, so roof, air conditioning, water heater and window ages matter. We record each date and any permit, and we note what has been updated and what has not.
Kitchens, baths, flooring and exterior updates move value when they match what buyers in that price band expect. We credit them against sold comparables that show the same update, not against a cost estimate.
The estoppel, the disclosure summary and the flood record affect what a buyer will pay. A home whose file is ready sells against fewer questions, and we note in the valuation what is missing.
On October 21, 2026 there were 2 active Rookery Pointe listings, both Heatherstone townhomes asking $325,000, and 2 more under contract. When the live competition is that thin, the closed sales set the range and the listing sets the timing.
We give you a range, a recommended list price, and the two or three facts that could move the number. If the range is wide, we explain why.
A Rookery Pointe single-family home sold at a $525,000 median over the last 12 months against $313,500 for a Heatherstone townhome, a gap of $211,500, while the townhome's price per square foot of $176 sat well below the single-family $241. The two products are different markets behind one gate.

Source: Southwest Florida MLS (Matrix), closed listings, pulled October 21, 2026. Single-family means the MLS subdivision field for the Rookery Pointe plat; Heatherstone is its own subdivision field.
Heatherstone townhomes are attached, generally 1,705 to 2,042 square feet, and have their own sub-association. They trade at a median $176 per square foot against $241 for single-family homes, and they took a 120.5-day median to close against 40.5 days. Attached homes without a private lot price lower per foot in most markets, and the record here shows the same.
We compare it with single-family sales within about 200 square feet, adjust for view, lot and condition, and use the 24-month window when the 12-month sample is thin. A 2,000-to-2,499-square-foot home sold at a $560,000 median over 60 months; a 3,500-square-foot home at $777,000.
We compare it with Heatherstone sales of similar size and condition. Over 60 months, 41 Heatherstone townhomes sold at a $358,315 median, with the median at $310,000 for units under 1,750 square feet and $370,500 for units of 1,850 and up.
Pricing a Heatherstone townhome from the community median would put it $200,000 too high, and a home that sits at the wrong price loses ground. We anchor on the product, then adjust.

Views, lot position and street can change a Rookery Pointe home's value, but the public record does not publish a dollar premium for any of them, so we measure them on the walk-through and against matching sales. Our community guide describes lake, preserve and interior lots across five single-family streets and the Heatherstone enclave.
Single-family homes line Rookery Drive, Rookery Circle, Talon Trace, Raven Court and Eagle Glen Way, with a mix of lake, preserve and interior lots. Water and preserve views typically command a premium. We compare a view home with other view homes, not with an interior lot.
Heatherstone sits on Heatherstone Way, Foxhall Way and the Heatherstone River and Lake courts. The 4 sales in the last 12 months included units of 1,705 to 2,042 square feet, and none of the four sold above $352,000.
Most single-family homes have two-car or three-car garages and screened lanais, according to our community guide. We count garage bays and the lanai when we match comparables, and we photograph the updates a buyer will pay for.
We cannot publish a per-street premium or a per-view premium, because the MLS record gives too few sales per street. What we can do is match your home to the specific sales closest to it, and say how confident we are.
Price per square foot tells you less about a Rookery Pointe home than its size band does: single-family homes under 2,000 square feet sold at a $285 median per foot over 60 months, while homes of 3,500 square feet and up sold at $210. Bigger homes cost more in dollars and less per foot.

A $285 median per foot on a 1,800-square-foot home and a $210 median on a 3,700-square-foot home describe different buyers. If you apply the community's $227 to a small home you undervalue it; apply it to a large home and you overvalue it. We use the band that matches your home.

Take the median for your band, multiply by your living area, and treat the result as a starting point, not a value. Then adjust for view, lot, condition and time. A starting point is not a value, and the adjustments are where the work is.
An appraiser measures living area to a standard and compares it with recent sales. The MLS area and the county's heated area can differ, so we confirm both.
Twenty Rookery Pointe homes closed in the last 12 months, from $305,000 for a Heatherstone townhome to $777,000 for a five-bedroom single-family home on Rookery Circle. The table lists each sale, and the quarterly view shows the middle of the range held between $499,000 and $552,500.

Single-family median price per square foot fell from $317 in 2022 to $234 in 2026, about 26%, while the median price fell about 19%. The gap exists because the homes that sold in 2026 were larger, a median of about 2,260 square feet against 2,015 in 2022, so per-foot and price moved by different amounts.
A single-family owner who bought in 2022 at the $650,000 median is comparing with $527,500 today; one who bought in 2024 at $551,000 is comparing with $527,500. These are medians, not your home. Your own purchase price and improvements decide your gain, and a valuation gives you the current number.
The county's recorded sales and the MLS tell the same story for Rookery Pointe: Lee County recorded 18 qualified sales at a $509,250 median in the same 12 months in which the MLS recorded 20 closings at $520,000. The county source shows all 18 as resales, so no builder sales distort the count.
Data updated: October 2026
The county's index lists only qualified sales, using transfer codes 01 and 02, and excludes quitclaims, corrective deeds and nominal transfers [Source: Lee County Property Appraiser sales codes]. Our county query matched 375 parcels by legal description: 241 in the single-family plat and 134 in Heatherstone.
In the county file, the single-family plat recorded 14 qualified sales in 12 months at a $520,000 median and a $379,900 to $777,000 range. Heatherstone recorded 13 qualified sales in 24 months at a $320,000 median and a $290,000 to $355,000 range. Both were all resales.
The MLS counts 20 closings and the county 18 because the two sources use different dates and qualification rules. The difference is well inside 20%, so the MLS is a full guide here and the county is a cross-check.
The county's just value is an assessment for property tax and is set by a different method and date from a sale price. You can read your parcel's record on the Lee County Property Appraiser site. We compare it with sales but do not price from it.
Online estimates miss on Rookery Pointe homes because they treat the community as one price ladder and cannot see a view, a roof date or a renovation. A model that averages a $777,000 single-family home with a $305,000 Heatherstone townhome will be wrong for both, and the Zestimate is one such model.
An automated estimate is a statistical model that predicts a price from public records and past sales. It does not walk your home. We do not use its data on this page, and we do not link to it.
In a community with a $206,500 gap between its two product medians, any model that blends them will misprice one side. The Zestimate is such a model. We cannot say what it shows for your address; we can say it does not know which product you own unless the records tell it.
A view, a new roof, a renovated kitchen, an air conditioner replaced last year and a clean estoppel do not appear in public records. They appear in a walk-through.
A sale that closed after 588 days at $500,000 and a sale that closed in 6 days at $550,000 are both in the record. A model reads both as price signals without knowing the story. We read the story.
Treat it as a conversation starter. Bring it to the valuation, and we will show you how our number compares and why.
Rookery Pointe holds a higher price level than Villagio at Estero, $520,000 against $270,000 on the same October 21, 2026 pull, with far less supply, while Villagio offers a lower price and a bundled monthly fee. The two suit different owners and buyers.

Rookery Pointe's single-family fee is about $1,545 per quarter, or $515 a month, and Villagio's is about $580 per month with water, cable and internet, and building insurance reportedly included. A Rookery Pointe buyer pays those bundled items separately, which is why we present the fee stack in full.
Choose Rookery Pointe if you want a detached home or a townhome, a quarterly fee and clay tennis. Choose Villagio if you want an attached coach home with a bundled monthly fee. For a seller, the point is that the two rarely compete for the same buyer, so we do not price your home against Villagio.
Rookery Pointe's median of $520,000 sits between Bella Terra at $449,000 and Wildcat Run at $575,000 on the same pull, and its $227 per square foot sits just above Cascades at Estero and Bella Terra at $224. Its two active listings, about 1.2 months of supply, are the thinnest supply on the list.

Buyers deciding on Rookery Pointe often also look at Cascades at Estero, Bella Terra, Stoneybrook and Wildcat Run. We value your home knowing what those alternatives cost.
Each community has its own product mix. A valuation for a golf community or a condominium uses different comparables and different fee adjustments. That is why we do not reuse a valuation from a neighboring community.
A Rookery Pointe buyer prices in the association assessment, property tax, insurance and a one-time transfer and application fee, and our community guide reports about $1,545 per quarter for single-family homes and $730 to $763 per quarter for Heatherstone with no CDD. Carrying cost shapes what a buyer will pay for your home.
| Cost line | Single-family | Heatherstone |
|---|---|---|
| Association assessment, as reported on our community guide | About $1,545 per quarter | About $730 to $763 per quarter |
| Same amount, monthly | About $515 | About $245 |
| Same amount, annual | About $6,180 | About $2,920 to $3,052 |
| One-time transfer fee and application fee at purchase | $1,500 plus $150 | $1,500 plus $150 |
| CDD assessment | None | None |
| Mandatory club fee | None | None |
Source: our Rookery Pointe community guide; the estoppel certificate confirms the exact current dues. Monthly and annual lines are the quarterly figure divided or multiplied.
A buyer who pays $6,180 a year in dues will weigh that against a community with a lower fee or a different bundle. We present the fee as one line, list what it funds, and show the comparison so it reads as a fact, not an objection.
Rookery Pointe has no Community Development District and no CDD assessment, which simplifies a buyer's carrying-cost math. Say so in the listing.
Florida reassesses a home after a sale, and a homestead cap that protected your assessed value does not follow the home to the buyer [Source: Florida Statutes 193.155]. Do not advertise your current tax bill as the buyer's.
The estoppel shows the assessment, any fees due and any open violations. Florida requires the association to issue it within 10 business days of a request [Source: Florida Statutes 720.30851]. We order it at listing so the numbers in your valuation match the numbers a buyer sees.
Florida rules shape a Rookery Pointe sale price by deciding what a buyer must receive and when: the homeowners association disclosure summary before the contract, the property tax summary, the flood disclosure at or before contract, the estoppel, and any known material defect. A gap in any of them can turn into a price concession.
Section 720.401 requires that a prospective parcel owner "must be presented a disclosure summary before executing the contract for sale," supplied by the owner on a resale [Source: Florida Statutes 720.401]. If it is not provided before signing, the buyer may cancel within 3 days after receipt or before closing, and cannot waive that right.
Subsection (2) says the section "does not apply to any association regulated under chapter 718, chapter 719, chapter 721, or chapter 723." Our community guide describes both Rookery Pointe associations as homeowners associations, so the summary applies. If a unit's recorded documents say otherwise, your closing agent or attorney should confirm. This page is information, not legal advice.
Section 689.261 requires the property tax disclosure summary, and section 689.302 requires a flood disclosure to be completed and provided "at or before the time the sales contract is executed" [Source: Florida Statutes 689.302].
Under Johnson v. Davis, 480 So. 2d 625 (Fla. 1985), a seller who knows facts that materially affect value, and that the buyer cannot readily observe, must disclose them [Source: Johnson v. Davis]. Disclosed items become negotiation points. Undisclosed ones become claims.
We have not confirmed from public sources whether the recorded declaration restates the seller's disclosure duty or names who owes it, and we say so. We pull the recorded documents for your home before we list.
Florida law requires a licensee to disclose the relationship they have with each party [Source: Florida Statutes 475.278]. We explain which relationship applies before you sign.
What moves a Rookery Pointe home's number before listing is mostly what a buyer's inspector and insurer will test: air conditioning and roof age, water intrusion history, windows, the flood record and the association file. Fixing or documenting those items protects the value more reliably than cosmetic work.
Record the installation date and service history. In an early-2000s home a buyer will ask, and an undocumented age becomes a worst-case assumption.
Record the roof date, any repairs and any impact-rated openings. Wind mitigation features, roof age and impact-rated openings all drive homeowner insurance pricing, which our community guide notes are home-specific.
Attach the FEMA record for your parcel. Home sites lie predominantly in Zone X and lakes and lower tracts are AE, so your parcel's own answer removes a common objection.
Updates move value when they match the price band. We credit them against sales that show the same update.
Furnished or empty is a marketing choice. We photograph what shows best for your floor plan and view.
Widening continues through the end of 2026 and a lit shared-use path is planned along the frontage. Construction is a talking point, and we prepare a factual answer so it does not become a discount.
On a $520,000 single-family-level sale you net an estimated $484,711 with a 2.5% buyer-agent offer or $497,711 without, before mortgage payoff and tax proration. On a $313,500 Heatherstone sale the estimates are $291,230 and $299,068. Every line is an estimate and your settlement statement governs.
Documentary stamp tax is $0.70 per $100 of price, about $3,640 at $520,000 and $2,195 at $313,500, customarily paid by the seller [Source: Florida Department of Revenue].
Commission is negotiable, and buyer-broker compensation cannot appear on the MLS since August 17, 2024 [Source: NAR settlement FAQs]. Our examples use a 2.75% listing commission and a 2.5% optional buyer-agent offer: $14,300 and $13,000 at $520,000, and $8,621 and $7,838 at $313,500.
In Lee County the seller customarily pays the owner's title policy, about $2,675 at $520,000 and $1,643 at $313,500, plus an estimated $1,200 for search and settlement and $175 for a lien search. The estoppel is capped at $299 for a current account, or two certificates for Heatherstone.
| Item | At $520,000 | At $313,500 |
|---|---|---|
| Listing commission (2.75%) | $14,300 | $8,621 |
| Buyer-agent compensation, if offered (2.5%) | $13,000 | $7,838 |
| Deed documentary stamp tax | $3,640 | $2,195 |
| Owner's title insurance premium | $2,675 | $1,643 |
| Title search and settlement fee (estimate) | $1,200 | $1,200 |
| Municipal lien search (estimate) | $175 | $175 |
| Estoppel certificate or certificates | $299 | $598 |
| Estimated total | $35,289 | $22,270 |
| Estimated net before payoff and proration | $484,711 | $291,230 |

Whether to rent or sell a Rookery Pointe home depends on the association's rental rules, which our public sources do not publish, on your net rent after fees, insurance and taxes, and on your net from a sale. We compare the two once the recorded documents are in hand.
Rental minimums and other use rules live in the recorded declaration, and our community guide says so. Check them before you plan to lease.
A rented home still carries the association fee, about $6,180 a year for a single-family home, plus insurance and property tax. Net rent is what remains, and a homestead owner should ask a tax adviser about the effect on the exemption.
We put your net from a sale beside your expected net rent, then add the risk and the time. We show the arithmetic side by side so the choice is yours.
With a $525,000 single-family median, a $313,500 Heatherstone median and only 2 homes for sale on October 21, 2026, both Heatherstone townhomes, a written valuation is the best first step. Request one from the McGreevy and Comisar free home valuation, or call Jesse direct at (239) 898-6072. Buying instead? Read how we represent buyers in Estero or call Marc at (239) 287-5873.
Enter your address in the valuation form on this page and we send you a written Rookery Pointe valuation promptly, or call Jesse direct at (239) 898-6072. It is free, no obligation, and built from your own product's closed sales. Few Rookery Pointe homes come up for sale, so the next owner who sells should call us first.
List when the home and the file are ready. With 2 active listings and 20 closings in 12 months, a well-priced home meets little competition at any time, and the record shows price and condition deciding outcomes.
Yes, at a price that reflects them. A buyer will compare with updated homes, so the valuation shows the closed sales that match your condition and how far the difference is likely to be priced.
We list the 4 sales in the last 12 months and widen to the 14 in 24 months, then adjust for size and condition. A median of four is not a market, so we show the sales themselves.
Yes. The single-family median has been between $519,000 and $551,000 for three years, so waiting for the 2022 level is a forecast, not evidence. We tell you what the record shows.
Nothing, and no. It is free and no-obligation.
A free in-person Rookery Pointe valuation is a walk through your home with Marc Comisar, followed by Jesse McGreevy's written analysis of the closed sales for your product. You receive a value range, a recommended list price, an estimated net sheet and a checklist of what would change the number. There is no cost or obligation.
You receive a written range with the closed sales behind it, the current listing competition, an estimated net sheet for your price, and the documents a buyer will ask for. Nothing is a template.
Marc visits, records system ages, views and updates, and photographs what a buyer will value. Jesse then prices from the record and calls you to walk through the number. We follow up promptly.
The visit and the number that follows it come from a team with these credentials, which are career honors across Southwest Florida and not a claim about any one community.

Marc Comisar walks the home and runs the field side of the listing. He is the Broker Associate on the team.
A general valuation tends to use the community median, to ignore Heatherstone's second association, to skip the estoppel, and to leave the flood and storm questions for the buyer's inspector. Each one moves the number or the timeline.
As the leaders of Domain Realty Group our team has closed over $2.5 billion in real estate across Southwest Florida.

It depends on your product, size, view and condition. In the 12 months to October 21, 2026, single-family homes sold at a $525,000 median and Heatherstone townhomes at a $313,500 median. Request a free valuation and we narrow that to homes like yours.
Single-family homes sold between $379,900 and $777,000 in the last 12 months, with a $525,000 median across 16 sales and a median $241 per square foot. Size band, view and condition explain most of the spread, and the valuation shows which sales match your home.
Heatherstone townhomes sold between $305,000 and $352,000 in the last 12 months, at a $313,500 median on 4 sales. Over 24 months, 14 sold at a $318,500 median, from $290,000 to $355,000. We list the individual sales because 4 is a small sample.
They are different products. Heatherstone townhomes are attached, generally 1,705 to 2,042 square feet, with their own sub-association, and sold at a $176 median per square foot against $241 for single-family homes. The community median blends the two and fits neither.
Use the living area shown on the county record and the MLS, and confirm both. Living area drives price per square foot, and per-foot medians fall as size rises: $285 under 2,000 square feet and $210 at 3,500 and up over 60 months for single-family homes.
An automated estimate treats Rookery Pointe as one price ladder and cannot see your view, roof date or updates. Our valuation compares your home with the closed sales for its own product and explains each adjustment. We do not use its data.
No. The just value is an assessment for property tax, set by a different method and date from a sale price. You can read your parcel's record on the Lee County Property Appraiser site, and we compare it with sales but do not price from it.
Our community guide reports that water and preserve views typically command a premium. The MLS record does not isolate a dollar amount, so we compare your home with other view homes and say how confident we are. We can measure it on the walk-through.
We do not publish a per-street premium, because the MLS record gives too few sales on each of the five single-family streets or the Heatherstone streets to isolate one. We match your home to the closest sales instead.
They can, when they match what buyers in your price band expect. We credit updates against sold homes that show the same update, not against the cost of the work. Roof and air conditioning dates often matter more in an early-2000s home.
Yes. The homes date to the early-to-mid 2000s, and a buyer's inspector will test roof, air conditioning, water heater and windows. Documented dates protect value. Undocumented ages get priced as worst cases.
The single-family median moved from $650,000 in 2022 to $527,500 in 2026 through October 21, about 19% lower, and Heatherstone from $394,000 in 2023 to $310,000 on three 2026 sales. Single-family median days on market rose from 4 in 2022 to 59 in 2026.
A 3,693-square-foot five-bedroom single-family home on Rookery Circle sold for $777,000 on July 6, 2026, after listing at $819,000, in 22 days at 94.9% of list. It was well above the $525,000 single-family median.
A 1,820-square-foot Heatherstone townhome sold for $305,000 on August 14, 2026, at its list price after 124 days. Over 24 months the lowest Heatherstone sale was $290,000.
If you own a single-family home bought at the 2022 median of $650,000, the 2026 median is $527,500, about 19% lower, but your home is not a median. Request a valuation and we will match it to the closest recent sales.
Two homes were active on October 21, 2026, both Heatherstone townhomes asking $325,000, about 1.2 months of supply, with 2 more under contract. Thin competition supports pricing to the closed sales without discounting for rivals, but it does not lift a price above what buyers have paid.
Buyers compare carrying costs. Our community guide reports about $1,545 per quarter for single-family homes and $730 to $763 for Heatherstone, with no CDD. We show the fee as one line and compare it with alternatives so it reads as a fact.
It simplifies the buyer's carrying cost, since there is no CDD assessment on the tax bill, and we say so in the listing. The record does not isolate a price effect for it, and we do not claim one.
Higher rates reduce a buyer's payment budget, so they tend to soften prices, and lower rates do the opposite. We do not quote a rate here; check Freddie Mac's weekly survey, and we will show how a rate change moves a monthly payment at your price.
Not always. An appraiser compares your home with recent closed sales, and a buyer's lender orders the appraisal after the contract. Pricing to the closed sales and documenting updates makes an appraisal gap less likely. We prepare an appraisal-ready file.
Usually no. A written valuation from us serves the same purpose for pricing, at no cost. A formal appraisal can help in a special situation, such as an estate or a dispute, and your attorney or lender can advise.
A comparative market analysis and our valuation are the same idea, comparing your home with closed sales. Ours adds the product-level split, the adjustments in writing and the net sheet. An appraisal is a lender-ordered opinion with its own standards.
On the same October 21, 2026 pull, Rookery Pointe's median was $520,000 on 20 sales and Villagio at Estero's $270,000 on 35, with $227 and $190 per square foot. Rookery Pointe had 2 active listings and Villagio 10. They are different products at different price levels.
Cascades at Estero had a $408,750 median on 40 sales and Bella Terra $449,000 on 115, against Rookery Pointe's $520,000 on 20. Per square foot, Rookery Pointe's $227 sits just above both at $224.
Home sites lie predominantly in Zone X, which usually means lower flood insurance costs, and a documented Zone X parcel answers a common buyer question. The record does not isolate a premium, and lakes and lower tracts are mapped AE, so check the specific parcel.
The record shows 20 closings in 12 months during the construction. Widening continues through the end of 2026, and we do not claim a price effect either way. We prepare a factual answer so construction is a talking point, not a discount.
We estimate about $484,711 with a 2.5% buyer-agent offer, or $497,711 without, before mortgage payoff and tax proration, after commission, doc stamps, title insurance, fees and the estoppel. The exact figure depends on your negotiated commission and the closing date.
We estimate about $291,230 with a 2.5% buyer-agent offer, or $299,068 without, before payoff and proration, assuming two estoppel certificates at the $299 cap. Fixed costs weigh more at a lower price, so the percentage cost runs higher.
Yes. Section 720.401 requires the homeowners association disclosure summary before the buyer signs a contract, supplied by the owner on a resale. If it is not provided, the buyer can cancel within 3 days after receipt or before closing.
The seller customarily pays, capped at $299 for a current account, plus $119 if expedited and $179 more if delinquent. The association must issue it within 10 business days. We order it at listing, and Heatherstone owners may need one from each association.
Rental rules live in the recorded declaration, which our public sources do not publish. Check them, then compare net rent after the fee, insurance and taxes with your net from a sale. We run that comparison with you.
Florida's portability rule can carry Save Our Homes savings, up to $500,000, to a new Florida homestead established within the statutory window. The Department of Revenue's PT-112 guide explains it. We sequence closings around the January 1 homestead date.
Update it before you list and again if the market moves, at least twice a year. With 20 closings a year, one or two sales can move a median. We refresh the valuation on request at no cost.
Jesse McGreevy prepares the written valuation and Marc Comisar walks the home. It is free and no-obligation, and you do not have to list with us to receive it.
Reach the Rookery Pointe valuation team by phone, by the free valuation form or by visiting our Bonita Springs office. Call Jesse direct for value questions, and Marc for showings, buyers and moves that involve a purchase, and start with a free written valuation.
Rookery Pointe seller facts on this page rest on primary sources: Lee County's Property Appraiser, planning, transportation and emergency offices, the Village of Estero, Florida statutes and agencies, federal agencies, and the community's own association records. No listing portal or competing brokerage is cited. Market figures come from the Southwest Florida MLS and the county's recorded sales, as labeled in each table. Sources were accessed in September 2026, and each link returned a working page when we checked it.
