Buying in Rookery Pointe means choosing between two products behind one gate, a single-family home that sold at a $525,000 median or a Heatherstone townhome that sold at a $313,500 median in the last 12 months, in a market where two homes, both Heatherstone townhomes, were listed on October 21, 2026. This buyer guide sits beside our full Rookery Pointe community guide, which covers the history, amenities, schools and storm record, and our Heatherstone at Rookery Pointe guide. Buying in Rookery Pointe takes a decision about product, a budget for the association fee and purchase-time fees, and a plan for the HOA disclosure, the estoppel and the inspection. It is a gated, deed-restricted, all-ages Estero community of resales, governed by homeowners associations with no CDD.
Rookery Pointe was platted as ROOKERY POINTE (Plat Book 69, Pages 9 through 16) for single-family homes and HEATHERSTONE AT ROOKERY POINTE (Plat Book 78, Pages 24 and 25) for townhomes [Source: Lee County Creekside RPD case DCI930135]. Single-family homes generally run from roughly 1,800 to nearly 3,700 square feet and Heatherstone townhomes from roughly 1,700 to 2,042.
Our community guide reports a master association, Rookery Pointe Homeowners' Association, Inc., and no Community Development District. There is no CDD assessment on the tax bill, no condo fee and no mandatory club fee. The sale follows the homeowners association rules in Chapter 720 of the Florida Statutes.
Heatherstone owners belong to the master association and to Heatherstone at Rookery Pointe Neighborhood Association, Inc., managed by Resort Management of Naples [Source: Resort Management of Naples]. A Heatherstone purchase therefore has two sets of documents to read.
The county's recorded sales for the last 12 months show 18 qualified sales, all resales, with no builder-direct sales [Source: Lee County Property Appraiser]. That means you are buying a home of the early-to-mid 2000s with its own history, and the inspection matters.
Rookery Pointe is not a 55-plus community; it is all-ages. It has no CDD. It has no mandatory club fee. It is not golf. What it has is a roughly 4,500-square-foot clubhouse, a resort-style pool, two lit clay tennis courts and a gated entry, at prices that start well below much of the newer construction farther east on Corkscrew Road.
We track the Rookery Pointe market through the Southwest Florida MLS, the Lee County Property Appraiser's recorded sales and the association and statute record, and we refresh the closed-sale figures each time we advise a buyer. The numbers on this page are from an MLS pull on October 21, 2026 and a county pull through September 27, 2026.
Data updated: October 2026
We tracked 20 closings on the MLS and 18 qualified sales in the county record. The MLS gives days on market, list price and sale-to-list; the county gives the recorded price and date. Where the two differ slightly, we say so.
We do not publish a count of the Rookery Pointe purchases we have represented, because a buyer-side count by community is not something we can source on this page. That is a deliberate omission. What we can source is the market record, and we show it in full.
We use the closings themselves. A 3,693-square-foot home sold for $777,000 at 94.9% of list in 22 days; a 2,240-square-foot home took 197 days and sold at 91.6% of list. Those two sales are the negotiation lesson of this market: price and condition, not the calendar, drove the discount.
We bring the product-level closings, the fee stack, the disclosure and estoppel plan, the flood record for the parcel and a negotiating position based on how far below list similar homes sold.
The Rookery Pointe market for buyers right now is tight on supply and firm on price but not on terms: two active listings, about 1.2 months of supply, a $520,000 median, and 15 of the last 20 sales closing below list. Buyers have little choice and some room to negotiate.
Data updated: October 2026
On October 21, 2026 two homes were active, both Heatherstone townhomes asking $325,000, and two more were under contract. Against 20 closings in 12 months, about 1.7 a month, that is roughly 1.2 months of supply. A buyer who wants a single-family home may find none listed in a given month, as on October 21, so we set up alerts and act quickly on a new listing.
Window (closings to October 21, 2026) | Closed sales | Median sold price | Median $ per sq ft |

Last 24 months | 40 | $502,500 | $215 |

Last 60 months | 94 | $482,500 | $216 |
Source: Southwest Florida MLS (Matrix), closed listings, pulled October 21, 2026.
The single-family median was $650,000 in 2022 and is $527,500 for 2026 through October 21. Heatherstone moved from $394,000 in 2023 to $310,000 on three 2026 sales.
Fifteen of the last 20 sales closed below list, 3 closed at list and 2 above, at a median of 96.7% of list. Single-family homes closed at a median 96.5% and Heatherstone at 98.0%. A home that sat, such as the one that closed in 197 days at 91.6% of list, gave more room than one that moved in a week.
We do not quote a rate here, because a rate on a page goes stale in a week. Freddie Mac publishes its weekly Primary Mortgage Market Survey [Source: Freddie Mac PMMS], and your lender's Loan Estimate is the number that binds. We show you how a rate change moves a monthly payment at your price.
Rookery Pointe's 1.2 months of supply is the lowest of the eight communities in our benchmark, and its 65.5-day median time to close is the third longest of the eight. See the benchmark table below.
With little to choose from, be ready to move: get pre-approved, sign the written buyer agreement, and see homes the week they list. With some negotiation room, offer against the closed sales for the product, not the list price.
Twenty Rookery Pointe homes closed in the last 12 months, from $305,000 for a Heatherstone townhome to $777,000 for a five-bedroom single-family home on Rookery Circle. The table below lists every one with its size, list price, sold price and days on market so you can see what a home like your target actually cost.

The single-family sales ran from $379,900 to $777,000 and the Heatherstone sales from $305,000 to $352,000. The spread within single-family reflects size, view and condition, and the table lets you find the homes closest to the one you want.
The top sale was $777,000 for 3,693 square feet on July 6, 2026, listed at $819,000. The bottom was $305,000 for a 1,820-square-foot Heatherstone townhome on August 14, 2026, at its list price after 124 days.
A home that listed at $543,000 and sold in 6 days at $550,000 was priced right and went fast. A home that listed at $475,000 and sold in 197 days at $435,000 was priced high. Read days on market next to sale-to-list before you decide how hard to negotiate.

A Rookery Pointe home costs about $525,000 at the single-family median and $313,500 at the Heatherstone median, and within each product price rises with size but falls per square foot. Over 60 months single-family homes under 2,000 square feet sold at a $285 median per foot and those of 3,500 and up at $210.

The MLS records 3-bedroom-plus-den homes as the most common single-family configuration, 29 of the 54 single-family sales in five years. A den adds function, but price tracks living area and condition more than the label. Compare homes by square feet first.
Our community guide reports that many homes back to lakes or nature preserves and that those views typically command a premium. We tour with the view in mind and compare view homes with view homes.
Choose a single-family home if you want a private lot, a garage of two or three bays and more space. Choose Heatherstone if you want a lower-maintenance townhome and the gate and amenities at a lower price. Both sit behind the same gate.
Rookery Pointe's $520,000 median sits between Bella Terra at $449,000 and Wildcat Run at $575,000 on the same October 21, 2026 pull, with 1.2 months of supply against 1.5 to 4.6 elsewhere. A buyer here pays a price in the middle of the range with the least choice.

Buyers here often tour Cascades at Estero, Bella Terra, Stoneybrook and Wildcat Run. We can arrange tours of two on the same day so you compare fees and homes side by side.
Where supply is longer, you have more room to negotiate; where it is short, as here, you need to be ready. We build your offer from the closed sales for the product, not from the list price.

Rookery Pointe's single-family fee of about $1,545 per quarter is $6,180 a year, or $61,800 over ten years at today's rate, and Villagio's reported $580 per month is $6,960 a year, or $69,600. The bundles differ: Villagio's reportedly includes water, cable and internet, and building insurance, and Rookery Pointe's does not. Dues change, so treat these as arithmetic, not a forecast.
Rookery Pointe fits a buyer who wants a detached home or a lower-maintenance Heatherstone townhome, a quarterly fee, and amenities such as clay tennis courts, in a community with 1 home listed and 20 closed in the last year.
Villagio at Estero fits a buyer who wants an attached coach home condominium with a private garage, a Town Center and one monthly fee, at a $270,000 median with 10 listings to choose from.
The steps to buy a Rookery Pointe home are: get financing, sign a written buyer agreement, tour, write the offer and fund the deposit, receive the HOA disclosure summary, order the estoppel, inspect, bind insurance, review the Closing Disclosure and close. We coordinate each and tell you what is due when.
Talk to a lender before you tour. Ask for a pre-approval letter, and read the Loan Estimate the lender issues, which the Consumer Financial Protection Bureau explains [Source: Consumer Financial Protection Bureau, Loan Estimate]. A cash buyer can skip the lender and should still run every other step.
Since August 17, 2024 a buyer's agent needs a written agreement with the buyer before touring a home, and it must state the agent's compensation and that it is negotiable [Source: NAR, written buyer agreements]. We explain it before you sign.
We tour by product and size, and we bring the closed sales for that product. Ask about roof, air conditioning and water heater dates at each home, and look at the view, the lot and the garage.
We write the offer from the closed sales for the product, not the list price. The contract will carry the HOA disclosure clause, the inspection period, the financing terms and who pays each closing item. The deposit goes to the escrow agent named in the contract.
The seller must present the section 720.401 disclosure summary before you execute the contract. If it is not, you may cancel by written notice within 3 days after you receive it or before closing. We check that it is in the offer packet.
The association must issue the estoppel within 10 business days of a request [Source: Florida Statutes 720.30851]. It shows what is owed, any capital contribution, resale or transfer fee, open violations and whether board approval is required. A Heatherstone purchase may involve two.
The estoppel form asks whether the rules require board approval of a transfer. Our public sources do not say either way for Rookery Pointe, so the estoppel is the answer, and we read it as soon as it arrives.
Order a general inspection, and add a wind mitigation inspection and a four-point inspection if your insurer requires them. In an early-2000s home, focus on the roof, air conditioning, plumbing and any signs of water intrusion.
Get homeowner quotes before the inspection period ends, and ask for a flood quote even for a Zone X parcel. FloodSmart, run by FEMA, explains the National Flood Insurance Program [Source: FloodSmart].
Compare the Closing Disclosure with the Loan Estimate, confirm the prorations and the transfer fee, do the final walk-through and close. After closing, apply for homestead if the home is your permanent residence.
Florida's homestead exemption requires an application to the county property appraiser, and the association's resident portal is on ConnectResident [Source: Rookery Pointe resident portal].
Florida's HOA disclosure law gives a Rookery Pointe buyer a written summary before signing that says membership is mandatory, covenants are recorded and assessments are owed and may change, plus a non-waivable right to cancel within 3 days after receipt or before closing if the summary is late. The seller supplies it on a resale.
Section 720.401 requires that a prospective parcel owner "must be presented a disclosure summary before executing the contract for sale." The summary tells you that membership is mandatory, that recorded covenants govern use and occupancy, and that you must pay assessments, special assessments and any recreational rent or land-use fees [Source: Florida Statutes 720.401].
The statute says the summary "must be supplied by the developer, or by the parcel owner if the sale is by an owner that is not the developer." Rookery Pointe was developed in the early 2000s and its developer of record is dissolved, so on any resale the seller supplies it.
Every contract must carry a conspicuous clause saying that if the summary was not provided before signing, the contract is voidable by written notice within 3 days after receipt or before closing, whichever comes first. The right cannot be waived and ends at closing.
Subsection (2) says the section does not apply to associations regulated under chapters 718, 719, 721 or 723. Our community guide describes both associations as homeowners associations, so we treat the summary as required. If a specific unit's recorded documents say otherwise, your closing agent or attorney should confirm. This page is information, not legal advice.
We have not confirmed from public sources whether the recorded declaration restates the seller's disclosure duty, and we say so. We pull the recorded governing documents for the home you choose so you read the actual covenants.
You should also receive the property tax disclosure summary under section 689.261 and the flood disclosure under section 689.302, which the seller must complete and provide at or before the time the contract is executed [Source: Florida Statutes 689.302].
Under Johnson v. Davis, 480 So. 2d 625 (Fla. 1985), a seller who knows facts materially affecting value that a buyer cannot readily observe must disclose them [Source: Johnson v. Davis]. An inspection is still your best protection.
The estoppel certificate is the association's written statement of what a Rookery Pointe home owes, issued within 10 business days of a request, capped at $299 for a current account, and valid for 30 days. It is where you confirm the current dues, any transfer fee and any required approval.
It must state the regular assessment and what it is paid through, an itemized list of other money owed, whether a capital contribution, resale or transfer fee is due, open rule violations, whether board approval of a transfer is required, whether a right of first refusal exists, and other associations the parcel belongs to.
The fee is capped at $299 for a current account, plus $119 if expedited and $179 more if delinquent, and the seller customarily pays it. The certificate is valid for 30 days, 35 if sent by regular mail, and the fee is refundable within 30 days of a written request if the sale does not close [Source: 2024 HB 979 staff analysis].
Our community guide says exact dues are confirmed by the estoppel at contract. A buyer who relies on a listing's fee may be off by whatever changed since. Read the estoppel, not the listing.
Our community guide reports a one-time $1,500 transfer fee plus a $150 application fee at purchase, about $1,650 in total. It is stated as a purchase-time cost, so budget for it, and confirm on the estoppel who owes it.
Our public sources do not say whether the rules require board approval of a transfer. The estoppel form asks the question, so the answer arrives with the certificate. If approval is required, we build the timeline around it.
Before buying in Rookery Pointe, inspect the roof, air conditioning, water heater, plumbing, windows and any water intrusion, because the homes date to the early-to-mid 2000s. A general inspection, a wind mitigation report and, where the insurer asks, a four-point inspection give you the facts to negotiate on.
Ask for the roof date and any repair history. Roof age drives homeowner insurance pricing and is home-specific.
Ask for installation dates and service records. In this era of home, replacement is a real cost, and the inspection tells you how much life remains.
Wind mitigation features, roof age and impact-rated openings all affect insurance pricing, so document what the home has.
Look for staining, past repairs and permits. Ask the seller directly about known leaks; the seller's disclosure duty applies.
Screened lanais and garages are common. Ask whether any addition was permitted and whether the association approved it.
Roof, air conditioning, water heater, electrical panel, plumbing, windows, garage door, lanai screening, drainage and lot grading, and the flood record for the parcel.
Insuring a Rookery Pointe home means a homeowner policy, wind coverage as the insurer structures it, and a flood policy considered separately, because a standard homeowner policy does not cover flood. Home sites are predominantly in Zone X, which usually means lower flood premiums, but each parcel's mapping decides.
Quote before your inspection period ends. Roof age and wind mitigation features drive pricing, and those are home-specific, as our community guide notes.
Most Zone X parcels do not require federal flood insurance, and premiums there are often lower under FEMA's Risk Rating 2.0 pricing, which replaced the old Preferred Risk policy, but flood can occur anywhere. The lakes and lower tracts are mapped AE, so check the parcel [Source: Lee County flood zone information].

The community took wind and rain in Ian in 2022 but no storm surge, which followed the Estero River and the Gulf several miles west [Source: National Hurricane Center].
Owning a Rookery Pointe home costs the association assessment, property tax, insurance and upkeep, and our community guide reports about $1,545 per quarter for single-family homes and $730 to $763 for Heatherstone with no CDD. At purchase add a one-time $1,500 transfer fee and $150 application fee.
Cost line | Single-family | Heatherstone |
|---|---|---|
Association assessment, as reported on our community guide | About $1,545 per quarter | About $730 to $763 per quarter |
Same amount, monthly | About $515 | About $245 |
Same amount, annual | About $6,180 | About $2,920 to $3,052 |
One-time transfer fee and application fee at purchase | $1,500 plus $150 | $1,500 plus $150 |
CDD assessment | None | None |
Mandatory club fee | None | None |
Source: our Rookery Pointe community guide; the estoppel confirms exact current dues. Monthly and annual lines are the quarterly figure divided or multiplied.
Our community guide says dues typically fund the gated entry, common-area landscaping and irrigation, the clubhouse and fitness room, the pool, the tennis and basketball courts, the playground, lake and preserve tract maintenance and reserves.

Buyer closing costs in Rookery Pointe include the lender's title policy, recording fees, mortgage taxes if you finance, inspections, insurance, prorations and the association's transfer and application fees, while in Lee County the seller customarily pays the owner's title policy and doc stamps on the deed. The contract controls who pays what.
A financed buyer typically pays the lender's title policy, deed recording of about $18.50 to $35.50 for a two-to-four-page deed, documentary stamp tax of $0.35 per $100 on the note with no cap on a recorded mortgage, and intangible tax of $0.002 per $1 of the mortgage [Source: Florida Department of Revenue]. Add inspections, insurance and the association's fees.
In Lee County the seller customarily selects the closing agent and pays the owner's title policy; the buyer pays the lender's policy. The contract controls, and we tell you before you offer if a seller asks you to pay.
The seller customarily pays the deed documentary stamp tax at $0.70 per $100, the owner's title policy, municipal lien searches and the estoppel fee [Source: Florida Department of Revenue].

After the NAR settlement, a Florida buyer's agent must have a written agreement with the buyer before touring, the agreement must state the agent's compensation and that it is negotiable, and offers of buyer-broker compensation can no longer appear on the MLS. You decide what to pay and how.
It must state a specific compensation amount or rate and must conspicuously state that broker compensation is negotiable and not set by law [Source: NAR settlement FAQs]. We walk through it before you sign.
The requirement attaches before a buyer's agent tours a home, in person or by live virtual tour. We tell you before your first tour and put the agreement in front of you in advance.
Yes. A seller may offer to pay or contribute toward a buyer's agent, off the MLS, and may offer buyer concessions on the MLS. We ask for it in the offer where the market supports it.
Florida law requires a licensee to disclose the relationship they have with each party [Source: Florida Statutes 475.278]. We explain which relationship applies before you sign.
It should earn you the product-level closings, a negotiating position based on how far below list similar homes sold, and someone who reads the estoppel and the HOA summary for you.
Yes, a Rookery Pointe home can be financed with a conventional, FHA, VA or other loan, subject to the lender's requirements, and the table above shows loan amounts for different down payments. We do not quote a rate; your lender's Loan Estimate is the binding figure, and Freddie Mac's survey shows the market.
A lender looks at your income, credit, down payment and the property, including its appraisal. With few sales a year, the appraisal is worth planning for, and we bring the comparable sales to the lender if a value question arises.
Options include conventional loans, FHA loans and VA loans, each with its own down payment and mortgage insurance terms, as HUD explains for FHA. Talk to a lender about the right fit.
The Florida Housing Finance Corporation publishes homebuyer programs, including Hometown Heroes and mortgage credit certificates, on its site [Source: Florida Housing Finance Corporation, homebuyer programs]. Eligibility varies, so check the current terms with a participating lender.
Rates move weekly. Lock when your offer is accepted, ask your lender about float-down terms, and confirm your lender can close in the contract window. Estoppel and appraisal timing both affect the closing date.
We find you the right Rookery Pointe home by matching your budget and needs to a product, watching a thin market for new listings, touring with the closed sales in hand and calling you the day a fit appears. With two active listings and no single-family home among them, speed and preparation matter more than search tools.
At the recent medians, a single-family home is about $525,000 and a Heatherstone townhome about $313,500. We start there, then adjust for size, view and condition.
With 2 active listings and about 1.7 sales a month, we watch the MLS daily and tell buyers who have asked us about the community when a new one appears.
Rookery Pointe is gated, so tours are scheduled through the listing agent. Bring the questions in the inspection section, and we ask for the documents file at the first showing.
Tell us your product, price range and must-haves and we will set up alerts, or you can create a saved search through our site's property search account. Call Marc at (239) 287-5873 to start.
We can tour by video, review documents with you remotely and coordinate inspections and closings while you are away. Marc handles the field work.
We negotiate for you in Rookery Pointe by pricing your offer to the closed sales for the product, using condition and days on market as leverage, treating fees as terms, and managing the contract calendar so you keep your deposit protections. A partner, not an assistant, runs every negotiation.
We compare the home with the closed sales for its own product. Fifteen of the last 20 sales closed below list, so an offer built on closed sales is credible.
Inspection findings on a 20-plus-year-old home are legitimate negotiating points. We ask for repairs, credits or a price adjustment, in that order of preference for you.
The transfer fee, the estoppel fee and the association application fee can be allocated in the contract. We ask before you offer.
The HOA disclosure summary, the inspection period, the financing contingency and the closing date each have dates. We track them so you do not lose a right by missing one.
We tell you what a cancellation right costs or protects, and we do not let a deadline pass without a decision from you.
Which rules decide whether a Rookery Pointe home works for you live in the recorded declaration and the association's rules, and our public sources do not publish rental minimums, pet policies or approval requirements, so we get them for you before you commit. What we can state is that the community is gated, deed-restricted and all-ages.
Our community guide says rental minimums live in the recorded governing documents. If you plan to rent the home, we read the declaration before you offer.
Pet policies also live in the recorded documents. Ask before you offer if you have a large dog or several pets.
Exterior painting, roof replacement and lanai changes may require association approval. We check the rules for anything you plan.
Rookery Pointe is an all-ages community, not a 55-plus community. That is a fact about the community's covenants, and we state it as one.
Whether the board approves buyers is answered on the estoppel. We ask at the start.
Corkscrew Road construction affects a Rookery Pointe buyer as a temporary condition: the widening, with Phase 2 completing by the end of 2026, and the Village of Estero's lit 10-foot shared-use path along the frontage, targeted for Fall 2026. Expect lane shifts and noise near the interchange until then.
Our community guide reports a $27 million widening and a $23 million path, plus Estero Crossing, about 306 apartments and roughly 60,000 square feet of retail, about a mile away [Source: Village of Estero Corkscrew Road widening Phase 2 update]. Estero logged $422.1 million in permits in 2025.
If you are sensitive to construction noise, tour at peak hours. For most buyers it resolves into a wider road and a new lit trail. We do not promise a price effect.
The project team publishes the schedule [Source: Corkscrew Road widening project site], and we bring the current phase to the showing.
Rookery Pointe is the right place to buy if you want a gated, established, all-ages Estero community near Exit 123 with a clubhouse and clay tennis courts, and can accept limited choice, a quarterly fee and some early-2000s systems. It may not be the right place if you want brand-new construction, golf or a bundled monthly fee.
The case for Rookery Pointe is its gated setting, its inland location with no surge in Ian, a price range from the low $300,000s to the high $700,000s, the amenities, the location half a mile from I-75 Exit 123, and a market where 15 of 20 sales closed below list.
The case against is limited choice, near-term Corkscrew construction, early-2000s homes whose systems vary, a two-tier association for Heatherstone owners, and parcel-specific flood mapping that includes AE on lakes and lower tracts.
Weigh the case for and against with your budget, your product and your tolerance for inspection work. We give every buyer the same balanced rundown, because a well-informed buyer makes a confident offer.

Two themes run through what buyers say: we keep them informed, and we listen to what they need. In Rookery Pointe that means walking you through the HOA summary, the estoppel and the inspection as they arrive, not after your deadlines pass.

A Rookery Pointe specialist matters because the community has two products, two associations for townhome owners, mixed flood mapping and thin supply, and a general Estero search will miss what decides your offer. We read the product-level record, the statutes and the association file before you write.
Single-family and Heatherstone medians differ by $211,500. There were two active listings on October 21, 2026, both Heatherstone townhomes. Fifteen of 20 sales closed below list. The single-family median is down from $650,000 in 2022. There is no CDD. Heatherstone owners belong to two associations. The HOA summary must come before you sign. The estoppel answers the approval and fee questions. Flood status is parcel-specific. Corkscrew construction runs through 2026.
Our Rookery Pointe community guide covers the history, amenities, schools and storm record in depth, and our Heatherstone at Rookery Pointe guide covers the townhome enclave.
Selling your current Florida home to buy in Rookery Pointe is common. Our guide to selling a home in Estero covers the process, and we coordinate both closings.
With a $525,000 single-family median, a $313,500 Heatherstone median and only 2 homes for sale on October 21, 2026, both Heatherstone townhomes, a written valuation is the best first step for an owner who is also buying. Request one from the McGreevy and Comisar free home valuation, or call Jesse direct at (239) 898-6072.
Enter your address in the valuation form on the seller pages and we send a written valuation promptly, or call Jesse direct at (239) 898-6072. It is free and no-obligation. Few Rookery Pointe homes come up for sale, so the next owner who sells should call us first.
Yes. We coordinate both closings, and because both run through the same master association, the estoppel and transfer steps are familiar. Heatherstone adds its own sub-association.
Yes. Section 720.401 requires it before the buyer executes the contract, and a late summary gives the buyer a cancellation right.
The association contact and fee, roof, air conditioning and water heater dates, permits, the flood record and the estoppel request. Those answer the first questions a buyer asks.
With 2 active listings and 20 closings in 12 months, supply is thin, but 15 of 20 sales closed below list. We price to the closed sales.
The seller customarily pays it, capped at $299 for a current account. Heatherstone owners may need one from each association.
Rookery Pointe buyers and sellers work with Jesse McGreevy and Marc Comisar of Domain Realty because our team reads every closing inside the community, prepares the disclosure and estoppel steps before they become deadlines, and works from an office in Bonita Springs a short drive from the Three Oaks Parkway entrance.
Our team has closed more than 4,000 transactions across Southwest Florida. Since Jesse started in Southwest Florida real estate in 2004, we have represented buyers and sellers across Estero's gated communities. Read more about McGreevy and Comisar.
If you are thinking about buying in Rookery Pointe, the work begins before your first tour. It begins with the product, the fee stack and the disclosure plan, and it continues through the estoppel, the inspection and the closing table. That is the work we do for Rookery Pointe buyers, and as the leaders of Domain Realty Group our team has closed over $2.5 billion in real estate doing this kind of preparation across Southwest Florida.

Get pre-approved, sign the written buyer agreement, tour by product, write an offer from the closed sales, receive the HOA disclosure summary before signing, order the estoppel, inspect, bind insurance, review the Closing Disclosure and close. We coordinate each step; call Marc at (239) 287-5873.
At the $525,000 single-family median, 20% down is $105,000 and 3% is $15,750; at the $313,500 Heatherstone median they are $62,700 and $9,405. Add closing costs, the $1,650 transfer and application fees, inspections and prepaid insurance and taxes. Your lender's Loan Estimate governs.
If the seller did not give you the section 720.401 disclosure summary before you signed, you may cancel by written notice within 3 days after receiving it or before closing, whichever comes first. The right cannot be waived and ends at closing.
At minimum the HOA disclosure summary before you sign, the property tax disclosure summary, the flood disclosure at or before contract, and the estoppel certificate on request. A seller who knows of a material defect you cannot see must also disclose it.
Yes, our community guide describes both associations as homeowners associations under Chapter 720, so the summary applies. If a specific unit's documents place it under another chapter, your closing agent should confirm.
It is the association's written statement of what a home owes: the assessment, any special assessment, any capital contribution, resale or transfer fee, open violations and whether approval is required. It is where you confirm the real numbers before you close.
The seller customarily pays. The fee is capped at $299 for a current account, plus $119 if expedited and $179 more if delinquent. The association must issue it within 10 business days, and it is valid for 30 days.
Our community guide reports a one-time $1,500 transfer fee plus a $150 application fee at purchase, about $1,650 in total. It is stated as a purchase-time cost, and the estoppel confirms whether it is due and who owes it under your contract.
Our public sources do not say whether the rules require board approval of a transfer. The estoppel form asks that question, so the answer arrives with the certificate. We check it first.
About $1,545 per quarter, roughly $515 a month, for single-family homes and about $730 to $763 per quarter, roughly $245 a month, for Heatherstone. There is no CDD and no mandatory club fee. The estoppel confirms the exact current dues.
Our community guide says dues typically fund the gated entry, common-area landscaping and irrigation, the clubhouse and fitness room, the pool, the tennis and basketball courts, the playground, lake and preserve tract maintenance and reserves. Heatherstone dues include the sub-association's exterior and grounds items.
No. Rookery Pointe has no Community Development District and no CDD assessment. Any reference to a "Rookery CDD" is a different community in Clay County in northeast Florida.
Possibly. Florida reassesses a home after a sale, and a homestead cap that protected the seller's assessed value does not follow the home to you. The property tax disclosure summary warns you not to rely on the seller's bill.
A financed buyer pays the lender's title policy, deed recording of about $18.50 to $35.50, documentary stamp tax of $0.35 per $100 on the note with no cap on a recorded mortgage, intangible tax of $0.002 per $1 of the mortgage, inspections, insurance and prorations. The seller customarily pays deed doc stamps and the owner's title policy in Lee County.
In Lee County the seller customarily selects the closing agent and pays the owner's title policy; the buyer pays the lender's policy. The contract controls, and the custom is different in Collier County.
We do not quote a rate, because it goes stale within a week. Freddie Mac publishes a weekly survey, and your lender's Loan Estimate is the binding number. We show you how a rate change moves the payment at your price.
Yes, subject to your lender's requirements and the appraisal. Loan types include conventional, FHA and VA loans. With few sales a year, we prepare the comparable sales in case the appraisal needs support.
The Florida Housing Finance Corporation publishes homebuyer programs, including Hometown Heroes and mortgage credit certificates. Eligibility and terms vary, so check the current details with a participating lender.
Fifteen of the last 20 sales closed below list, at a 96.7% median sale-to-list ratio. Single-family homes closed at a 96.5% median and Heatherstone at 98.0%. A home that sat 197 days closed at 91.6% of list, so days on market is the best gauge.
Two homes were active on October 21, 2026, both Heatherstone townhomes asking $325,000: one of 2,000 square feet listed 52 days and one of 1,766 square feet listed 16 days. Two more were under contract. Listings change daily; call Marc for the current count and to set up alerts.
Single-family homes sold at a $525,000 median, Heatherstone at $313,500. Choose single-family for a private lot, a garage and more space; choose Heatherstone for lower maintenance and a lower price behind the same gate. Heatherstone owners also belong to a second association.
The median was 65.5 days on market in the last 12 months, 40.5 for single-family homes and 120.5 for Heatherstone. If a home has sat, you have more room to negotiate.
A general inspection, plus a wind mitigation report and a four-point inspection if your insurer asks. In an early-2000s home, focus on the roof, air conditioning, water heater, plumbing and any water intrusion.
A homeowner policy, wind coverage as the insurer structures it, and a flood policy considered separately, since a standard policy does not cover flood. Roof age and wind mitigation features drive pricing. Quote before your inspection period ends.
Home sites lie predominantly in FEMA Zone X, outside the Special Flood Hazard Area, while lakes and lower tracts are mapped AE, on Lee County FIRM suite 12071C. Flood status is address-specific, so we pull the FEMA record for the parcel.
Many owners do, and Zone X premiums are often lower under FEMA's Risk Rating 2.0 pricing, which replaced the old Preferred Risk policy. Federal flood insurance is usually not lender-mandated there, but flood can occur anywhere. Get a quote and decide.
The community took wind and rain in Ian in 2022; Lee County's evacuation layer places it in Evacuation Zone B and storm surge zone 2. The surge struck coastal Estero along the Estero River and the Gulf, several miles west of this inland community.
Rental rules and minimums live in the recorded declaration, which our public sources do not publish. Ask us to read them before you offer if you plan to lease.
No. Rookery Pointe is an all-ages, deed-restricted community.
Yes. Since August 17, 2024 a buyer's agent needs a written agreement before touring a home, in person or by live virtual tour, stating the agent's compensation and that it is negotiable.
Yes. No rate is set by law. The agreement states a specific amount or rate and that it is negotiable, and a seller may offer to contribute toward it off the MLS.
Yes, a seller may offer buyer concessions, which remain allowed on the MLS. Whether one is realistic depends on the home and the market, and we ask where the closed sales support it.
Plan on about 30 days from contract to closing for a financed purchase, subject to your lender, the appraisal and the estoppel, which the association must issue within 10 business days.
Yes. We tour by video, review documents with you, coordinate inspections and manage the closing, which can be done with a remote signing arranged by the title company.
Rookery Pointe had a $520,000 median on 20 sales and Villagio at Estero $270,000 on 35 in the 12 months to October 21, 2026, with 2 and 10 active listings. Rookery Pointe offers detached homes and townhomes with a quarterly fee; Villagio offers attached coach homes with a bundled monthly fee.
Its $520,000 median sits between Bella Terra at $449,000 and Wildcat Run at $575,000, and its 1.2 months of supply is the lowest of eight communities in our benchmark. Buyers often tour Cascades at Estero, Bella Terra, Stoneybrook and Wildcat Run too.
It is a good fit for buyers who want a gated, established, all-ages Estero community with amenities, and who can accept limited choice and check system ages. Prices are below 2022 and buyers are negotiating, but supply is very thin.
Widening continues through the end of 2026, so expect lane shifts and noise near the interchange, and a lit shared-use path is planned along the frontage. It resolves into a wider road and a new trail; we do not promise a price effect.
Lee County Schools uses a choice and proximity model. Rookery Pointe addresses sit in the School District of Lee County's elementary Proximity Zone Q, middle Zone GG and High School South Zone, Sub-zone 2 on the district's 2026 to 2027 map, read at our sample points on October 17, 2026. Zone Q elementary schools are Bonita Springs, Pinewoods, San Carlos Park, Spring Creek and Three Oaks; Zone GG middle schools are Bonita Springs Middle and Three Oaks Middle; South 2 high schools are Bonita Springs, Cypress Lake, Dunbar, Estero, Fort Myers and South Fort Myers High. Families rank the schools in their zone and the district places students by preference, proximity and lottery, so no school is assigned by address; confirm yours with the district's school locator. Verify the current assignment for your address with the district.
About half a mile from I-75 Exit 123 and 1.4 miles from US-41. Miromar Outlets is about 5 minutes away, Coconut Point 7 to 10 minutes, and Southwest Florida International Airport 15 to 20 minutes.

Rookery Pointe buyers who also have a home to sell ask a second set of questions about timing, taxes and contingencies. Each answer below is one paragraph, and our Rookery Pointe seller guide covers the selling side in full .
It depends on whether you can carry both homes. Selling first strengthens your offer, but with 2 active Rookery Pointe listings on October 21, 2026, neither a single-family home, you may miss the right home. Many buyers list first and match the closing date. We model both paths with your numbers.
Yes, but a sale contingency weakens the offer, and in a market this thin a seller may prefer a buyer without one. If you need it, pair it with a strong price and a short contingency period.
Often, yes. Florida's portability rule can carry accumulated Save Our Homes savings, up to $500,000, to a new Florida homestead established within the statutory window [Source: Florida Department of Revenue, PT-112].
Possibly not. If the home was your main home for two of the last five years, you may exclude up to $250,000 of gain, or $500,000 for most married couples filing jointly, under IRS rules [Source: Internal Revenue Service, Publication 523]. Ask a tax adviser.
We schedule your sale to close a few days before your purchase so the proceeds are available and a delay on one side does not collapse the other. Both are coordinated by one team.
Yes. Jesse handles the sale and Marc the purchase, and they coordinate the calendar, the estoppels and the closings.
Yes. Some owners move from a single-family home to a Heatherstone townhome or the reverse. Both run through the same master association, and Heatherstone adds its own sub-association.
We coordinate with your out-of-state agent on timing and proceeds, and we can structure the Rookery Pointe offer with a closing date that matches your sale. Talk to a tax adviser about any state-specific tax.
Reach the Rookery Pointe buyer team by phone or by visiting our Bonita Springs office. Call Marc for touring, offers and inspections, and Jesse for pricing, data and the paperwork, and start with a free consultation before your first tour so the fee stack, the disclosure and the estoppel are clear before you write an offer.
Rookery Pointe buyer facts on this page rest on primary sources: Lee County's Property Appraiser, planning, transportation and emergency offices, the Village of Estero, Florida statutes and agencies, federal agencies, and the community's own association records. No listing portal or competing brokerage is cited. Market figures come from the Southwest Florida MLS and the county's recorded sales, as labeled in each table. Sources were accessed in September 2026, and each link returned a working page when we checked it.
Rookery Pointe buyers can pull the documents behind this guide directly from the authority that issues each one, so you always see the official, current version rather than a copy. The last rows name records that are not public on a government site and the office that holds them.
