Nautica Landing at the Quarry homes cost two different sets of numbers by floor: over the 60 months to August 2026, seven ground-floor homes sold for $595,000 to $729,000, middle price $650,000, and five second-floor homes for $750,000 to $860,000, middle price $845,000, per Collier County's qualified sales.

The Ground Floor, 1,654 Square Feet

Pulte marketed the ground-floor plan in 2014 as the Cheshire: two bedrooms, two baths and a den or optional third bedroom, with a two-car garage. Recent listings described it as three bedrooms and two baths. Ground-floor homes recorded $692,500 and $729,000 in March 2026, after $650,000 in April 2025 and $595,000 to $655,000 in 2022 and 2023.

The Second Floor, 2,297 Square Feet

Pulte marketed the second-floor plan as the Tourmaline: three bedrooms, two and a half baths and a den or optional fourth bedroom, with a two-car garage. Second-floor homes recorded $850,000 and $750,000 in 2026, after $824,000 to $860,000 in 2023 and 2024. We found no elevator in the declaration's or Pulte's plan descriptions; the second floor is reached by stairs.

Which Floor Is the Better Buy?

The ground floor costs less, avoids stairs and sells for more per square foot. The second floor gives 643 more square feet, a second bath and a half, and a lighter association cost per foot, because every Nautica home pays the same one forty-fourth share. The two most recent sales, $729,000 and $750,000, were only $21,000 apart.

Street and Building

The county adds $20,000 to both floors on Siesta Bay Drive. Nautical Landing Circle's five buildings sit on a point with water on both sides, and the four Coastline Court buildings share a court with Silverstone near The Quarry's entrance. Ask which FEMA letter covers the building you are touring; we answer it building by building below.

Prices Since Centex

Centex's first sales ran from $261,400 to $499,600 between 2013 and 2016, with a middle price of $289,600 on the ground floor and $364,950 upstairs. Ground-floor resales went from $320,000 and $329,000 in 2020 to $598,000 to $655,000 in 2023. That history is why a buyer should read the recent sales, not the long-run average.

What Are the Steps to Buy a Home in Nautica Landing at the Quarry?

The steps to buy a home in Nautica Landing at the Quarry are: sign a buyer agreement, get pre-approved for a condominium loan, watch for the rare listing, read the condominium documents inside the review period, inspect, file the board application at once, receive both estoppels, and close once the board issues its certificate of approval.

Step 1: A Written Buyer Agreement

Step 2: Pre-Approval That Names the Condominium

A lender underwrites the Nautica association as well as you: its budget, reserves, insurance and any litigation. Ask your lender early whether the condominium meets its guidelines, and bring the association's questionnaire into the process as soon as you are under contract.

Step 3: Watching for the Listing

With three or four sales a year, the right Nautica home may appear once a season. We set up alerts for Nautica, Ironstone and Silverstone, watch for owners who might sell before listing, and tell you the recorded comparables the day a home appears.

Step 4: The Contract and the Document Review

The seller delivers the condominium documents Section 718.503 lists, and you have a statutory period after receiving them to cancel. Read the budget, the reserves, the insurance and the rules first; we go through them with you inside the window.

Step 5: Inspection

Your inspector checks the items the declaration makes the owner's: screens, shutters, windows, glass, doors, air conditioning, water heater, floor coverings and the inside of the garage door. Roofs and exterior walls are the association's, so ask for its maintenance records and reserve schedule.

Step 6: The Board Application

The seller gives the board at least 20 days' notice with the contract, and the board may interview you. It has 20 days after the complete application to decide, and silence counts as approval (declaration, Section 14.3). We file your application the week the contract is signed.

Step 7: Estoppels and Closing

The Nautica association and the Quarry Community Association each issue an estoppel certificate showing what is owed. At closing you pay The Quarry's $6,500 resale fee, and in Collier County the buyer customarily chooses the closing agent and pays the owner's title policy.

Why the Tax Figure Is Higher Than the Seller's

The homestead cap resets at sale, so budget on the non-homestead figure. A homesteaded Nautica owner may pay as little as $1,892.68 on the 2026 preliminary roll; you will not, in your first year. If you make Nautica your permanent home, file for homestead to cap future increases.

The CDD Line

The Quarry CDD's FY2027 budget sets the lowest coach-home band at $1,272.81, and the district's 2020 refinancing schedule places every Nautica folio in that band, which Nautica shares with 52 Ironstone homes. Silverstone's homes sit in higher bands. Confirm the figure on the unit's November tax bill.

What the Layers Pay For

The condominium assessment covers the buildings, grounds, master insurance and reserves. The Quarry assessment covers the gate, the Beach Club with its resort pool, lap pool, fitness center, courts and dining, and the boating lakes. Nautica has no pool or clubhouse of its own.

Which Documents Must a Nautica Landing Seller Give You, and What Should You Read First?

A Nautica Landing at the Quarry seller must give you the condominium documents Section 718.503 of the Florida Statutes lists, including the declaration, bylaws, rules, budget, financial statement and the frequently asked questions sheet, plus the property tax disclosure summary and the flood disclosure. Read the budget, reserves and insurance first.

Chapter 718 for the Condominium, Chapter 720 for The Quarry

Nautica is a Chapter 718 condominium inside the Quarry Community Association, a Chapter 720 homeowners association. Section 720.401's disclosure summary does not apply to associations regulated under Chapter 718, and which documents your purchase needs from each layer is a question for your closing agent or attorney. Who Owes What

The recorded covenants split the duties: the seller gives the board written notice of the sale at least 20 days before closing (Nautica declaration, Section 14.3(A)(1), Official Records Book 4907, stamped page 1100), and you, the buyer, pay The Quarry's resale fee at closing (Quarry declaration, Section 12.12). The seller's side and this buyer's side say the same thing.

What to Read First

The budget and reserve schedule, for whether reserves are funded; the master insurance declarations page and the hurricane deductible, for what you could be assessed after a storm; the last two years of board minutes, for roof, paint or special assessment talk; and the rules, for pets, vehicles and leasing.

Milestone Inspections and SIRS

Florida's milestone inspection and structural integrity reserve study requirements apply to condominium buildings of three or more stories. Every Nautica building is two stories, and Collier County's milestone list shows no building inside The Quarry. Reserves for roofs and paint still apply, and the original roofs are now eleven to fifteen years old.

The Property Tax and Flood Disclosures

Florida Statutes 689.261 requires that you receive a property tax disclosure summary warning not to rely on the seller's current taxes, and Florida Statutes 689.302 requires the seller's flood disclosure at or before contract. Nautica's flood answer is strong; read the letter for your building.

Buildings 5 and 6 on Siesta Bay Drive: 25-04-6903A (September 26, 2025). Buildings 2 and 3 on Coastline Court: 14-04-4778A (May 13, 2014), which names the Silverstone declaration although the county roll places both buildings in Nautica. Building 11 sits on land covered by 14-04-4370A (April 3, 2014).

Do You Need Flood Insurance?

Usually not as a federal requirement, because every building is either mapped outside the high-risk zone or covered by a structure letter; a lender may still require it. Federal flood policies in the block group that includes The Quarry had a median premium of $681 for Zone X ratings in the year to May 2026.

The HO-6 and the Master Policy

The association insures the buildings; your HO-6 covers interior finishes, fixtures, appliances, cabinets and contents, and must carry at least $2,000 of loss-assessment coverage (declaration, Section 15.1). Ask for the master policy's hurricane deductible, because it sets what you could be assessed after a storm.

Storms on the Record

Nautica sits about ten miles inland in Collier County Evacuation Zone E, federal claims records show no Hurricane Ian flood claims in the map grid cell that contains The Quarry, and the buildings date from 2011 to 2015 under the modern Florida Building Code. A wind-mitigation report on the home's shutters or impact glass lowers your HO-6 premium.

The Nautica Landing at the Quarry rules that decide whether a home works for you are the board's approval of every sale and lease, no more than two leases a calendar year, pets only with written permission, boats and carts inside the garage, no signs, and no age restriction. Read them before you offer, not after.

Renting It Out

The recorded declaration allows no more than two leases in a calendar year, each at least 30 days and no longer than a year, to a natural person the board approves (Section 13). The Quarry's rules add no lease in the first year after taking title. A Nautica home works as a seasonal or annual rental, not a vacation rental.

Pets

Pets need the association's prior written permission, in numbers the board allows; pit bulls, wolf hybrids and aggressive dogs are barred (Section 12.3). The Quarry caps every home at four pets and bars several more breeds. Assistance animals are treated differently under Florida and federal fair housing law.

Boats, Carts and Cars

Golf carts, motorcycles, boats, trailers and anything that is not an operable car must be kept inside the garage, and an owner may not keep more than four vehicles on a permanent basis (Section 12.4). No private dock is assigned to any Nautica unit; owners register boats with The Quarry and rent community slips or boatyard space subject to availability.

Families, Retirees and Second Homes

Nautica is not a 55+ community. The declaration has no age restriction and requires only that residents under 18 be supervised by an adult. On the 2026 roll, 15 of 44 homes carry a homestead exemption, so most neighbors are seasonal.

Shutters and Changes

Shutters, awnings and other exterior changes need the board's written approval to its specifications, and the owner maintains shutters, windows and glass (Sections 11.2 and 11.5). Hard flooring on a second floor needs board-approved sound insulation (Section 11.3).

Title Insurance

In Collier County the buyer customarily chooses the closing agent and pays the owner's title policy, the reverse of Lee County. Florida title premiums are set by the state's promulgated rate schedule, so the premium on a given price is the same at every title company.

Mortgage Taxes

With a mortgage, Florida charges documentary stamp tax on the note at $0.35 per $100 (Florida Statutes 201.08) and nonrecurring intangible tax at $0.002 per dollar of the loan (Florida Statutes 199.133). On a $600,000 loan that is $2,100 and $1,200.

Application Fee and Estoppels

The Nautica declaration lets the association charge a preset fee to process a sale application, capped by law (Section 14.6). Estoppel certificates from both associations are customarily the seller's cost. Ask for both association applications as soon as you are under contract.

Yes, through the Quarry Community Association: every Nautica owner is a member and pays its assessment, which covers the Beach Club.
