Each Ironstone home is a unit in “Ironstone at The Quarry, a Condominium,” declared by Centex Homes on March 2, 2009, with an equal share of the common elements and one vote. Every owner is also automatically a member of The Quarry Community Association, which runs the gate, the Beach Club on Stone Lake and the recreational lakes. Golf is a separate, optional club.
All 112 homes sit on Ironstone Terrace, a dead-end street ending in a cul-de-sac in The Quarry’s northwest corner. Each two-story building holds two ground-floor homes, units 101 and 102, and two upstairs homes, units 201 and 202, each with an attached garage, a lanai and a covered entry. The upstairs homes are reached by an interior stair; there are no elevators.

The Ironstone at the Quarry market favors buyers in September 2026: the five MLS-marketed closings of the last year took a median of 106 days and sold at a median 92.56% of final list, none at or above it, and there are about 4.8 months of supply against about 2.5 across The Quarry.

On September 26, 2026 the MLS showed two Ironstone listings, both upstairs Tourmaline homes of 2,297 square feet: $639,500 after 173 days and $709,000 after 258 days. No ground-floor home was listed. For current listings in The Quarry, see The Quarry homes for sale on DomainRealtyGroup.com.
It means the last asking price has not been the last word. On the median MLS sale the buyer paid about seven and a half percent below the final list price, and the two listings that sat longest closed at 91.95% and 92.56%. An offer built on the same-plan sales, not the asking price, is the norm here.

Ironstone at the Quarry homes cost about $413,500 to $505,000 on the ground floor and $625,000 to $720,000 upstairs on the last year’s sales, and over 36 months Collier County recorded ten qualified sales at a median of $590,000: four ground-floor sales at a median of $496,050 and six upstairs at $676,000.

At the medians of the last year, an upstairs home cost about $137,000 more than a ground-floor home for 643 more square feet, about $275 a square foot against about $299. A ground-floor home gives you no stairs and no home below you to worry about; an upstairs home gives you the third bedroom and the better outlook.
The 2026 preliminary roll values ground-floor homes at $402,150 or $427,150 and upstairs homes at $546,825 or $571,825, with the higher value on 13 west-side buildings and the cul-de-sac building. It is an assessment, not a price, but it is where your property tax starts after the reset.
Centex’s first sales ran $198,400 to $361,300. The ground-floor median rose from $288,000 in 2020 to $570,000 in 2022 and has come back to about $495,000; the upstairs peaked near $790,000 in 2022. A buyer today is buying after the correction, not at the peak.

The steps to buy a home in Ironstone at the Quarry are to choose the plan and side of the street, get the fee layers, write an offer from the same-plan sales, read the condominium documents inside seven business days, order both estoppels, inspect the owner’s items, bind insurance and close.
Decide between the Crystal and the Tourmaline, then between the lake-and-golf west side and the woodland east side. The side also sets the county value and, for the south-end buildings, the flood zone.
Ask for the Ironstone association’s budget and the current quarterly assessment, the Quarry association assessment, and the district line from the seller’s tax bill. The district total alone ranges from $1,272.81 to about $2,625.19 for most homes in fiscal 2027.
Write from the last same-plan sales, not the asking price, with the $6,500 resale fee in your all-in number. We attach the sales to the offer when it helps.
Under Section 718.503 you are entitled to the declaration, articles, bylaws and rules, the latest financial statement and budget, the reserve study statement and the question-and-answer sheet, and you may cancel within seven days, excluding weekends and legal holidays, after signing and receiving them.
The closing agent orders an estoppel from the Ironstone association and one from The Quarry Community Association. Together they show every assessment, any special assessment for the reroof or lanai work, and any balance due.
The declaration makes the owner responsible for the air conditioner, water heater, appliances, window panes, exterior doors, the garage door and the lanai sliders. Those are what your inspector prices; the roof and exterior are the association’s.
Quote an HO-6 policy, a flood policy if your lender requires one, and a wind-mitigation credit, on the specific building, inside the seven-day window.
Close with the title company, then register with The Quarry’s management office for gate transponders and amenity cards, and apply to the Ironstone board for any pet.
You will pay up to five layers to own at Ironstone at the Quarry: the Ironstone condominium assessment, the Quarry association assessment, the Quarry district charge on the November tax bill and property tax each year, plus the one-time $6,500 resale fee at closing. Golf dues apply only if you join the club.

The Ironstone association publishes no budget; its assessment is payable quarterly on the first day of January, April, July and October. The condominium fee as disclosed on MLS listings: Information not available at time of publishing (checked 2026-09-26). The estoppel and the budget you receive under contract are the binding figures.
Every Ironstone owner pays The Quarry Community Association’s assessment, which may be collected with the Ironstone bill. It funds the gate, the Beach Club and the lakes, and it is not published publicly.
For fiscal 2027 the district’s operating charge for every Ironstone home is $474.09, plus a bond share that depends on the home. On our reading of the district’s schedule, 52 homes total $1,272.81, 29 about $2,427.48 and 29 about $2,625.19, and two homes carry individual amounts. The bonds run to 2036.
The 2026 preliminary roll puts about 9.40 mills on Ironstone homes. The median non-homestead bill is $4,016.06 and the homesteaded median $3,227.70, before the district line. Your assessed value resets toward your purchase price, so budget from the non-homestead figure or from the price.
Section 12.12 of The Quarry’s declaration charges the buyer $6,500 at closing from 2026 to 2030, $7,500 after 2030, and $1,500 for a buyer moving from another Quarry home.
The condominium and Quarry assessments are unpublished and each layer comes from a different party on a different cycle, so a single total would be a guess. You get each layer with its source.
An Ironstone at the Quarry seller must give you, at the seller’s expense, the declaration, articles, bylaws and rules, the annual financial statement and budget, the association’s most recent structural integrity reserve study or a statement that it has none, the “Frequently Asked Questions and Answers” sheet and the governance form.
Ironstone is a Chapter 718 condominium, so Section 718.503 governs your document package. Section 720.401’s homeowners association disclosure summary excludes Chapter 718 associations, while The Quarry Community Association is a Chapter 720 association. Your closing agent or attorney confirms what your contract carries; this is information, not legal advice.
Florida’s milestone inspection and reserve study laws reach buildings of three or more habitable stories, and Ironstone’s are two. Every resale contract signed after December 31, 2024 must still say in conspicuous type that the association is not required to have them.
The budget tells you the assessment, the reserves for roofs and paint, and whether owners have waived or reduced reserves. The Condominium Act requires reserves unless owners vote otherwise.
Ask for the association’s master policy declarations; they show the wind deductible owners may share after a storm. Your HO-6 policy covers the inside of your home and the items the declaration makes yours.
Is any special assessment levied or planned for the 2024 reroof or the 2025 lanai work? Has the reroof permit on this building been finaled? Who manages the association today? Has the leasing section been amended since 2009?
Read the documents, get the insurance quotes and walk the building inside the seven business days, because the cancellation right ends when the window closes or at closing.
The roof, lanai and flood records for Ironstone at the Quarry show reroof notices for the buildings in July 2024, under-truss lanai notices for all 28 buildings in December 2025, seven south-end buildings in Zone AH on FEMA’s 2012 effective map, and all 28 outside the high-risk zone on FEMA’s 2025 preliminary map.

On July 31, 2024 the association recorded “tile to tile reroof” notices with Absolute Roofing of SWFL, indexed for 27 building numbers, with Building 13 twice and none under Building 7. A notice shows work was permitted to start; ask for your building’s permit final and the roof date on the wind-mitigation report.
On December 16, 2025 the association recorded 28 notices for under-truss lanai work by Ace Contracting of Florida. The association recorded completion and payment of all lienors for Building 4 on September 25, 2026. For your building, the minutes and the estoppel answer the rest.
Buildings 9, 10, 11, 13, 14, 15 and 16 test in Zone AH on FEMA’s 2012 effective map; the rest test in Zone X. FEMA’s 2013 letter removed a described portion of the condominium from the high-risk zone and says portions remain. A lender uses the effective map and any letter until the 2025 maps take effect.
Collier County’s Community Rating System Class 5 discounts eligible flood premiums, and a wind-mitigation inspection on the new roof and your openings can lower the wind premium. Quote the specific building during inspection.
Ironstone sits in Collier County Hurricane Evacuation Zone E, about ten miles inland. Federal claims data show 13 Irma claims and no Ian, Helene or Milton claims in the grid cell containing Heritage Bay and The Quarry.
The Ironstone at the Quarry rules that decide whether a home works for you are the leasing limits, the pet permission, the flooring and shutter approvals, the vehicle and garage rules, the occupancy limit and the sign limit, set by the 2009 declaration with The Quarry’s declaration on top.
Leases must be at least one month, no more than three a calendar year and in writing; The Quarry adds a 30-day minimum and no lease in your first year of ownership. Ironstone works as a seasonal rental, not a nightly one.
Every dog, cat or bird needs the board’s prior written permission, revocable at its discretion; certain breeds are barred, and The Quarry caps homes at four common household pets. Ask for the pet form before you sign.
Upstairs, tile or wood outside the kitchen, baths and laundry needs the association’s written approval and possibly soundproofing. Shutters need the association’s consent and must follow its hurricane standards.
Boats, trailers, campers and commercial vehicles stay inside a garage or off the property, and the garage may not become living space. Boaters use the Quarry association’s boatyard.
No more than two people per bedroom as permanent residents. Ironstone is not a 55+ community; buyers of every age can own and live there.
Ironstone at the Quarry vs Silverstone at the Quarry comes down to age and setting against price. Both sell 1,654 and 2,297 square foot condominium homes inside the same gate; Ironstone’s buildings are three to ten years newer on a quiet cul-de-sac, while Silverstone recorded the lower prices in the last year.

Choose Ironstone for a 2009 to 2015 building, a street with no through traffic and a lake-and-golf or woodland outlook. Choose Silverstone at the Quarry if the lowest entry price matters most. Silverstone’s two recorded ground-floor sales at $450,000 sit inside Ironstone’s ground-floor range of $413,500 to $505,000, and its $749,000 upstairs listing sits above both Ironstone upstairs listings. The deposit is held in escrow, and the seven-day document right, the inspection period and the financing terms each protect it if the home does not check out.
Closing costs when you buy at Ironstone at the Quarry include, by Collier County custom, the owner’s title policy and settlement fee, the buyer-paid $6,500 Quarry resale fee, your lender’s charges and Florida’s taxes on a new mortgage if you finance, prepaid insurance and prorated taxes, district charges and assessments.

In Collier County the buyer customarily chooses the closing agent and pays the owner’s title policy. Florida sets the premium by rule: $5.75 per $1,000 up to $100,000 and $5.00 per $1,000 from $100,000 to $1,000,000, so about $2,550 on a $495,000 purchase and about $3,235 on $632,000, before any credits.
If you finance, Florida charges documentary stamp tax on the note at $0.35 per $100 and nonrecurring intangible tax at 0.2 percent of the loan. On a $396,000 loan, 80 percent of $495,000, that is $1,386 and $792.
The Quarry’s declaration charges the buyer $6,500 at closing, or $1,500 when moving from another Quarry home.
Freddie Mac’s weekly survey put the 30-year fixed rate at 7.03 percent on September 24, 2026. At that rate, principal and interest on a $396,000 loan is about $2,643 a month, before taxes, insurance and the fee layers.
By custom the seller pays the documentary stamp tax on the deed at $0.70 per $100 and the two estoppel fees. Those appear on the seller’s side of the closing statement.
Buyer’s agent compensation at Ironstone at the Quarry in 2026 follows the NAR settlement rules in force since August 17, 2024: you sign a written agreement with your agent before touring, offers of compensation cannot be advertised in the MLS, and every commission is negotiable and not set by law.

Life around Ironstone at the Quarry centers on The Quarry’s Beach Club on Stone Lake, its boating lakes and the optional Quarry Golf Club, with shopping, a freestanding emergency room and county offices about a mile and a half from The Quarry’s entrance at Immokalee Road and Collier Boulevard.
The Beach Club offers a resort pool, lap pool, fitness and wellness center, tennis, pickleball and bocce courts, dining and the Q-Bar. Owners may boat on Stone Lake, Heritage Lake and Boulder Lake under the association’s rules, with powered boats up to 26 feet.
The Quarry Golf Club’s par-72 course is behind the west-side buildings, and membership is separate from the home. Members approved a course renovation reported for April to December 2027.
Collier County Public Schools’ address lookup assigns 9504 Ironstone Terrace to Bear Creek Elementary, Oakridge Middle and Gulf Coast High for 2026 to 2027. Confirm the assignment for your address with the district.
Publix at the Shoppes of Pebblebrooke is about 1.5 road miles from The Quarry’s entrance, the NCH Northeast emergency room about 1.2 and Vanderbilt Beach about 11.1.
Collier County provides water and sewer, the district handles stormwater and lakes, and the Ironstone association handles the building exteriors, driveways and landscaping. Owners enter by transponder.
