Which association governs a lot is the first thing a buyer here checks. One recorded plat holds two homeowners associations under chapter 720 of the Florida Statutes, not a condominium association under chapter 718. Lots 1 to 10, the homes at 220 to 242 Barefoot Beach Blvd, belong to Bayside at Barefoot Beach. Lots 11 to 33, on Bayfront Dr, belong to Bayfront Gardens. Both answer to the Barefoot Beach Master Association, and no condominium statute applies to either.
Bonita Springs or Naples? The mailing address says Bonita Springs, but the neighborhood sits in unincorporated Collier County, inside neither city, so Collier County sets the taxes, flood rules, permits and public schools. Barefoot Beach Club is a separate 348-unit condominium community, and The Club at Barefoot Beach is a private club whose membership does not convey with any deed. To buy a home in Bayfront Gardens at Barefoot Beach in 2026, start by finding which of the two associations governs the lot, then ask for the disclosure summary before you sign, quote wind and flood insurance for the exact address and price from the nearest recorded sale, because the county holds only six qualified sales in five years.

These are county records of qualified sales, not Southwest Florida MLS closings, and six sales cannot set a price.

Our method widens the window until it holds at least 10 qualified sales and lists the sales themselves whenever a window holds fewer. Bayfront Gardens holds fewer than 10 in every window up to 60 months, so the ladder below shows counts, ranges and volume, and the next section lists every sale. The county’s file is dated August 29 and 31, 2026, and the newest recorded sale anywhere in it is August 24, 2026, so a later closing would not appear.

Qualified sales are the ones the Property Appraiser codes as qualified under Department of Revenue rules, and they can lag a closing by weeks. The median of these six sales is $5,000,000, a description of six deeds that are all listed beneath it and not a price for the next one. The county’s all-history file holds 64 qualified sales since April 1988, from $135,000 to $6,650,000, which span 38 years, so we print no median across them.
We tracked every one of the six county-qualified Bayfront Gardens sales since October 2021. All six are resales, all six are on Bayfront Dr, and all six are lots in the Bayfront Gardens association, lots 11 to 33. The price per square foot uses the county’s base-area field for the largest building on the parcel, which is not total living area and not the living area an MLS listing would show.

Do not read a price per square foot into this table. A home here can stack three living levels over parking, so a county base area of 1,547 square feet at 191 Bayfront Dr produces $3,759 per base square foot, which reflects the footprint and not a market price. Three of the six sold at $5,700,000 or more, all homes dated 2018 or later, and the two lowest prices belong to homes dated 2014, but with n = 6 that is an observation and not a rule.
The table divides each recorded price by the 2026 preliminary just value of the same home. The just value is the county’s tax figure, not a value at the date of sale, so the ratio is arithmetic and not a premium.

The ratios run from 1.03 to 1.82, so we would not offer from a just value without a comparable sale beside it.
This is a public-record sale, not one of ours. On May 15, 2025, the home at 233 Bayfront Dr, lot 15, recorded at $3,026,000 (Official Records 6472/2577). The roll dates it to 2014 and gives a county base area of 1,837 square feet. Its 2026 preliminary just value is $2,433,350, and its 2026 preliminary tax bill is $22,878.35, which agrees with 2,433.35 times 9.4020 to within rounding. At the sale price, the same millage would give 3,026 times 9.4020, or $28,450.45, and the difference is $5,572.10 a year. That is arithmetic and not a forecast, because the county sets its own valuation after a sale.
Ask whether the 1,837 square foot base area is the footprint of a three-level house, since 235 Bayfront Dr, also dated 2014, shows 3,264 and sold for $3,875,000 eleven months later.
The same file holds four more recorded deeds over $100,000 in the last 60 months that the county did not code as qualified. We list them separately and never fold them into the figures above. Their range is $1,750,000 to $5,900,000.

The file has no qualified sale in 2022. Our reading, which is inferred and not read from any county document, is that storm-damaged property in 2022 and 2024 is more likely to fail a qualification test, and the file gives no reason for any disqualification. Draw no price conclusion from these four deeds.
The Bayside boulevard lots show no qualified sale at all in 60 months, so a Bayside home cannot be anchored in the qualified record, only in the roll and in the two Bayside deeds above. Turnover is low. One qualified sale in 12 months across 27 improved homes is 1 divided by 27, or 3.70 percent. Six sales in five years is 6 divided by 27, or 22.2 percent, which is 4.44 percent a year. Expect very little inventory, and have financing, insurance quotes and documents ready before a home appears.
The Southwest Florida MLS, pulled October 3, 2026, records 9 Bayfront Gardens closings in the 60 months to that date, from $2,300,000 to $6,650,000: 1 in the last 12 months, 3 in the last 24 and 5 in the last 36. No window holds 10 sales, so we publish no median. The one closing of the last 12 months was $3,875,000, 88.2% of its final list price of $4,395,000, after 193 days on market, at $643 per square foot of MLS living area. Six homes were listed for sale on October 3, 2026, from $3,895,000 to $6,495,000, with none pending, an indicative 72 months of supply. The pull records the final list price only, so list-price history is read listing by listing when we prepare an offer.

A Bayfront Gardens at Barefoot Beach home fits a buyer by lot first and by age second. The county roll shows nine improved Bayside homes on the boulevard, dated 2000 to 2024, 18 improved Bayfront Gardens homes on Bayfront Dr, dated 1990 to 2023, and four vacant homesites for a buyer who would rather build than buy.

The arithmetic is 9 + 18 = 27 improved, 1 + 3 = 4 vacant, 0 + 2 = 2 other use, and 27 + 4 + 2 = 33. Confirm the association by lot number against the recorded plat, because lots 28 and 29 are split on the roll by a metes-and-bounds description.
The county dates 26 of the 27 improved homes: four from 1990 to 1999, seven from 2000 to 2009, 11 from 2010 to 2019 and four from 2020 to 2024. Thirteen of the 26 are dated 2014 or later, and six are dated 2018 or later. One home, 215 Bayfront Dr, has no year built on the roll. We read that, as an inference and not from permits, as a decade of rebuilding, so ask for the permit history of any home you like.
Four homesites are vacant on the roll, and two more are coded other use. The county’s 2026 preliminary just values for them are $1,402,880 at lot 8 (236 Barefoot Beach Blvd), $2,432,640 at lot 24 (213 Bayfront Dr), $2,976,800 at lot 32 (187 Bayfront Dr) and $1,875,600 for the portion of lot 29, with $1,288,906 at lot 12 (239 Bayfront Dr) and $1,674,160 for the portion of lot 28 in the other-use group. These are land values for tax purposes, not prices.
The rebuild rules we can document are these. Since Collier County Ordinance 2018-41, Tract I allows three habitable floors over one parking level, with a maximum actual height of 70 feet in the ordinance text we read, and side yards are 7.5 feet under Ordinance 94-28. A county staff report for one lot lists a 27.83 foot front yard and a 30 foot rear yard. The declarations add the minimum home sizes in the table above. We did not capture an architectural review process for either association, so request the approval provisions and expect county permits regardless. Confirm every dimension for a specific lot with the county’s zoning staff.
The recorded plat does not tell a buyer which lots have bay frontage, a seawall or a dock, and the county roll has no waterfront field we could read. County staff describe at least one Bayfront Dr lot as bounded on the north by Little Hickory Bay and on the south by Bayfront Dr and the Tract M mangrove preserve. Frontage, depth and dock status are survey and permit questions that no public record we found answers, so order both before you pay for water. The daily life section covers the dock rules.
Owning a home in Bayfront Gardens at Barefoot Beach costs the price, county property tax at 9.4020 mills, owner’s wind and flood insurance, two association layers and upkeep. No association assessment is published for Bayfront Gardens, Bayside or the Master Association, so the estoppel certificate and the budgets are the only reliable source of the yearly figure.

An owner funds three layers: the owner’s own homeowners association, the Barefoot Beach Master Association and the county tax bill. We found no community development district or other special-district charge on the roll for these parcels, and the roll’s tax total for the example parcel equals its just value times the millage, so no non-ad valorem line shows in the roll total.

The Master Association’s bylaws describe its purpose as owning, maintaining and controlling the boulevard, plus security. The plat gives the neighborhood a private street tract and a preserve area, and we did not capture a list of what either association’s assessment pays for. The association must issue an estoppel certificate within 10 business days of a written request under Florida Statute 720.30851, and an owner may inspect the official records within 10 business days of a written request under Florida Statute 720.303. Ask each layer for its budget, latest financial report, any special assessment and any capital contribution due at transfer, and ask the Master Association separately for its figure per door. The state’s corporate record lists the Bayfront Gardens association in care of a management company, which we do not name, and both associations are active after routine reinstatements.
A Bayfront Gardens at Barefoot Beach buyer should check the Florida Statute 720.401 disclosure summary, the recorded declaration for the lot’s own association, the current rules, the budget, the estoppel certificate and the Master Association’s papers. Florida protects a homeowners association buyer differently from a condominium buyer, so the condominium purchaser package is not the checklist here.
Under Florida Statute 720.401, a prospective parcel owner must be presented a disclosure summary before executing the contract for sale. A buyer who was not given the summary before signing may cancel by written notice within 3 days after receiving it or before closing, whichever occurs first, and that right cannot be waived but ends at closing. A summary presented before signing creates no cancellation right. The statute lists no duty to deliver the declaration, the budget or the rules, so a careful buyer asks for them in the first request. Florida’s milestone inspection law, section 553.899, and the structural integrity reserve study rule, section 718.112(2)(g), apply to condominium and cooperative buildings of three habitable stories or more. Bayfront Gardens and Bayside are single-family homeowners associations under chapter 720, so those statutes do not reach them, and a home here may have three habitable floors without changing that. The buyer inspects the home’s structure, and no statutory program does it. We state no building’s inspection status. Order a home inspection, a wind-mitigation report and an elevation certificate instead.

Leasing at Bayfront Gardens at Barefoot Beach depends on the lot’s association. Bayside allows at most three leases a calendar year with a 30-day minimum, while the Bayfront Gardens leasing clause was not captured. Both declarations allow pets in some form, we found no age restriction, and Collier County requires registration of short-term vacation rentals.
The Bayside declaration, recorded at Official Records Book 2590, page 3271, limits leasing to at most three times in a calendar year and sets a minimum lease term of 30 days. A buyer of one of the ten Bayside lots should read the lease article for how the three-lease count works, whether a renewal counts as a new lease and what notice the association requires.
For lots 11 to 33 the leasing clause is not captured in the instruments we read, so we say not published and give the route: the declaration’s leasing article, the association’s current rules and any amendment, requested in writing. Do not assume that Bayfront Gardens follows Bayside’s three-a-year limit or its 30-day minimum, because the two documents separated in 1999 and are independent.
Under Collier County Ordinance 2021-45, in force since January 3, 2022 according to the county’s short-term vacation rental page, an owner must register a property rented for fewer than 30 consecutive days more than three times in a calendar year. The county lists fines of up to $500 per violation per day, and the county’s 311 knowledge base article names the registration contact. A rental also needs a business tax receipt and tourist development tax registration with the Tax Collector, according to our county research.
The 1988 Bayfront Gardens declaration, recorded at Official Records Book 1335, page 1835, allows household pets in reasonable numbers and sets no count in the text we read, so “reasonable” is a standard the board applies. The Bayside declaration allows dogs and cats and requires leashing. We did not capture a weight limit, a breed rule or a registration requirement for either association. Dogs are not allowed at the county’s Barefoot Beach Preserve, so a dog owner here does not have a dog beach at the end of the boulevard.
We found no age restriction in either declaration, and neither neighborhood is a 55-plus community on the documents we read. We did not capture any approval of a sale or of a buyer for either association, or an architectural review process, so ask each association in writing whether it requires one before you rely on a closing date.
Every Bayfront Gardens at Barefoot Beach address we tested is in FEMA Zone AE with a base flood elevation of 10 feet NAVD88, on Collier County flood map panel 12021C0179J effective February 8, 2024, and the neighborhood is in Evacuation Zone A. We publish no premium because no primary source gives one.

We queried the public flood layers for six Bayfront Gardens and Bayside addresses on October 1, 2026. The last column is our reading of the public map layers, not an official determination, and the FIRM panel and an elevation certificate are the documents that control.

By our reading of the public map layers, each of the five matched building footprints is 100 percent in Zone AE at elevation 10, and all 35 roll parcels read AE 10 in our parcel screen. No address we tested is in Zone VE, and the zone does not vary across the neighborhood, so Bayside carries the same zone as Bayfront Gardens.
The county layer lists 13 elevation certificate records on Bayfront Dr. Ask the seller for the current certificate and order one if none exists. A preliminary new flood map is under review, and under it panel 0179 is re-issued as 0179K with the same zones and base flood elevations at every address we tested. The county’s August 2026 news release says a 90-day comment and appeal period began August 19, 2026, which by our count runs to about November 17, 2026.
We found no recorded text that tells an owner how to insure a Bayfront Gardens or Bayside home, so we treat it as an ordinary fee-simple home: the owner carries the wind, hazard and flood policies. A federally regulated lender must require flood insurance on a loan for a building in a special flood hazard area, as the FEMA FloodSmart program explains, and every address we tested is in one. Collier County is a Community Rating System Class 5 community, which gives a 25 percent discount on federal flood policies according to FEMA’s Community Rating System program, and federal policies are now priced under Risk Rating 2.0, so the discount applies to the federal policy and not to a private one.
Premiums depend on the roof, openings, elevation, claims history and carrier, so we publish none. Before the inspection period ends, collect four documents for each home you are serious about: an elevation certificate, a wind-mitigation report, the roof’s replacement record and the seller’s claims history. A wind-mitigation inspection can earn premium credits under Florida Statute 627.0629.
Collier County’s floodplain ordinance, Ordinance 2019-01, applies a substantial-improvement test: when repair or improvement costs reach 50 percent of a building’s market value, the whole building must be brought into compliance, and the county adds a foot of freeboard above the base flood elevation. For a home here, a major renovation or storm repair can trigger raising the home to elevation 11 feet NAVD88 or more, so ask the county for a substantial-improvement determination before committing to a plan. The county’s building within the floodplain page summarizes the standards.
Bayfront Gardens is in Evacuation Zone A, the first zone ordered out, and the county’s know your zone lookup and the state’s Know Your Zone tool both take an address. There is one road out. Barefoot Beach Blvd runs north to the gate at Bonita Beach Road, and the boulevard ends in the preserve at Wiggins Pass. The U.S. Geological Survey flagged a Hurricane Ian high-water mark inside the Barefoot Beach gates at 11.76 feet NAVD88, 4.5 feet above ground, at Barefoot Beach Blvd and Anguilla Ln, where the base flood elevation is 10 feet, so the mark sits about 1.8 feet above it (11.76 minus 10 is 1.76). That spot is at the north end of the community, not in Bayfront Gardens, and the mark includes some wave effect. We found no recorded or government document about damage to any Bayfront Gardens or Bayside home, and we therefore say nothing about it.
We did not retrieve a county permit history for any Bayfront Gardens address for this page, and we found no recorded or government document reporting storm damage to a home here. The county roll dates two homes to 2023 and 2024, after Hurricane Ian, and a 2025 variance request shows a new three-story home planned on a razed lot.
The county roll dates the 27 improved homes from 1990 to 2024, and two of them, 229 Bayfront Dr (2023) and 220 Barefoot Beach Blvd (2024), carry a year built after September 2022. We did not read permits, so we cannot say whether either replaced a storm-damaged home. Collier County issues the building permits here, and a buyer can search an address on the county’s permit history search page. A search we did not run is not a finding that a home has no permits.
The county’s Hearing Examiner agenda for September 11, 2025 carried a variance petition, VA-PL20240001811, for a razed lot at 239 Bayfront Dr. According to the county staff report, the request was to reduce the front yard from 27.83 feet to 12 feet and the rear yard from 30 feet to 27.07 feet for a new single-family home of three stories over parking. The applicant’s agent described about 4,600 square feet under air, and county staff recommended approval. We did not confirm the hearing outcome or whether a home was built, and we name neither the applicant nor the agent. The item shows a buyer two things: irregular lots can have tight yards for the height allowed, and a lot-specific variance goes through a public hearing that anyone can watch on the Hearing Examiner portal.
A buyer can finance a home in Bayfront Gardens at Barefoot Beach, and a lender will ask for the association’s documents, a flood determination, wind and flood insurance and an appraisal that compares few recent sales. With six qualified sales in five years, an appraiser leans on the nearest like home, so the lot, age and condition adjustments are large.
Lenders differ, and we name none, but a mortgage on a home here generally runs through the same file items.
A financed purchase adds two state taxes on the loan, which the closing-cost section below works through, and a lender’s title policy. In Collier County the buyer customarily pays the owner’s title policy and chooses the closing agent, and the contract controls, so the financing and the title choices are made together.

Florida resets the assessment after a sale. Section 193.155 says property assessed under the homestead cap is assessed at just value as of January 1 of the year following a change of ownership, and section 193.1554 resets the non-homestead residential cap in the same way. So a seller’s bill is not a forecast of yours. A buyer who will live in the home full time should file for the homestead exemption if it is the permanent residence on January 1, as section 196.031 describes, and should ask the seller for the property tax disclosure summary that section 689.261 calls for.
In Collier County the buyer customarily pays the premium for the owner’s title policy and chooses the closing agent, and the seller customarily pays the documentary stamp tax on the deed, which is 70 cents per $100 of consideration under Florida Statute 201.02. The purchase contract controls, so any of these can be negotiated. We negotiate the allocation, not the custom.

The two state mortgage taxes come from Florida Statute 201.08, 35 cents on each $100 of the debt, and Florida Statute 199.133, 2 mills on each dollar of the debt, so $10,850 plus $6,200 is $17,050 on this example. The same deed arithmetic gives $21,182 at $3,026,000 and $46,550 at $6,650,000. These are illustrations of the statutes, not a quote, and a buyer’s closing statement also carries recording fees, the lender’s charges, a survey, inspections and prorated taxes and assessments.

Zones change, so confirm the assignment by address in the district’s locator before you rely on this list, and visit the schools yourself.
The locator returned the same three schools for every tested address. By road from a point near 253 Barefoot Beach Blvd, Naples Park Elementary is about 7.8 miles away, North Naples Middle about 9.0 miles and Aubrey Rogers High about 9.2 miles, as routing estimates and not drive times. The district’s zone map and locator is the tool to use, because zoned schools can differ from older published lists.
We publish no school grades on this page. The Florida Department of Education posts the current grades on its school accountability reports page, and a buyer should read them for the zoned schools. Bus eligibility depends on distance, and the district’s transportation page states the rules. Private-school and charter options were not researched for this page.
Daily life at Bayfront Gardens at Barefoot Beach runs through one staffed gate and one 1.8-mile private boulevard, with US 41 about 2.3 miles from the boulevard corner at Bonita Beach Road by our routing estimate, a public preserve at the south end and services in Bonita Springs. The gate procedure, utilities and trash days are not confirmed.
The Barefoot Beach Master Association staffs the gate around the clock, according to our governance research, and the boulevard is private. The state holds a recorded permanent 60-foot ingress and egress easement over the boulevard corridor, and the public reaches the county preserve by driving past the gate. We could not find a published guest, vendor or contractor procedure, so ask the Master Association before a move, a renovation or a long absence.
By road, the boulevard corner at Bonita Beach Road is about 1.4 miles from Vanderbilt Drive, about 2.3 miles from US 41 and about 5.8 miles from the I-75 interchange at exit 116, as routing estimates from that corner and not driven times. Add the run along the boulevard to your address, which we did not measure for each lot.
The public amenity is the Barefoot Beach Preserve, 342 acres of natural barrier island at the end of the boulevard, run by Collier County Parks. The county’s beach parking page describes mobile pay-to-park for visitors and a free permit for county residents with proof of residency. We read a $10 visitor rate, 8 a.m. to sunset hours and a no-dogs rule on county materials on October 1, 2026, and a reader should confirm each on the county page before visiting. We did not measure the walk from any Bayfront Gardens lot, and visitor traffic passes the neighborhood on open days, which we infer from the road layout and did not count.
The Club at Barefoot Beach is a separate private, member-owned beach and tennis club with a stated capacity of 425, and its membership page says it was not accepting waitlist applications as of June 1, 2026. Membership is not conveyed with a Bayfront Gardens or Bayside deed. We found no amenity inside either association beyond the private street tract and a preserve parcel on the plat, so we do not claim a pool, clubhouse or dock for either.
The planned unit development lists docks, individual or common, as a permitted use in Tract I. The county’s dock rules in Land Development Code 5.03.06 then set the limits. For a waterway 100 feet wide or more, a dock and moored boat together may protrude no more than 20 feet, and on a narrower waterway the limit is 25 percent of the width or 20 feet, whichever is less. Side setbacks are 15 feet for lots with 60 feet or more of water frontage and 7.5 feet for lots with less. A dock extension beyond 20 feet needs Hearing Examiner approval. The code does not say how deep the water is behind a Bayfront Gardens lot, what boat a lot can handle or whether a lot’s dock is permitted and in good repair, and the county has not published a depth figure that we found. The applicant’s agent in the 2025 staff report describes the waterbody at 239 Bayfront Dr as appearing to be about 110 feet wide.
Bayfront Gardens is a 33-homesite bay-side neighborhood with three habitable floors and two associations, and Southport on the Bay is a 106-lot neighbor with four habitable floors, a 60-day lease minimum and a separate dock owners association. Buy Bayfront Gardens for one flood zone and a higher median just value, and Southport for more homes and a deeper sales record.

Choose Bayfront Gardens if you want a short bay-side street, a single flood zone and elevation across the neighborhood, the option of Bayside’s 30-day minimum lease and a higher median just value, and if you accept very thin turnover and the work of requesting documents from two associations and the Master Association.
Choose Southport if you want a larger neighborhood with a deeper sales record, four habitable floors, a separate dock structure and published lease terms, and if a 60-day minimum lease suits you. Its median just value is lower and its flood zone span is wider, so check the address.
Barefoot Bay is a nine-home court outside the planned unit development and outside the gate, with its own 2000 plat and association, for a buyer who wants a bay-side home on Bonita Beach Road without the Master layer. The Cottages at Barefoot Beach are detached homes on condominium building sites, and the Villas at Barefoot Beach are fee-simple party-wall villas.
