This is the Bayfront Gardens plat on Bayfront Dr and Barefoot Beach Blvd, not a garden center, apartment complex or condominium of the same name somewhere else. Its 27 homes sit under two homeowners associations, Bayfront Gardens for lots 11 to 33 and Bayside at Barefoot Beach for lots 1 to 10, under chapter 720 of the Florida Statutes, so this is not a condominium and no condominium statute applies to a sale here.
Since October 1, 2025 the county has recorded one qualified sale here, and it has recorded six in the last five years, from $3,026,000 to $6,650,000. Six sales are too few for a median to price your home on its own, so this page lists every one of them and reads the county roll lot by lot.

An online estimate misses Bayfront Gardens values because the record it learns from is thin and unevenly measured: six qualified sales in five years, county base areas that are not living areas, and homes of very different ages on one private street. A formula sees a single-family home near Bonita Springs, not a bay-side lot behind a staffed gate.
An automated model needs many recent sales of similar homes. Bayfront Gardens has 27 homes and six qualified sales in 60 months, and 2022 recorded none. Turnover works out to 1 of 27 homes, or 3.70 percent, in the last 12 months, and 6 of 27, or 22.2 percent, in five years, which is 4.44 percent a year. A model that fills the gap with sales from other neighborhoods is pricing a different product.
The county’s base area is the roll’s measurement of the largest building on the parcel. It runs from 1,547 to 5,080 square feet across the 26 dated homes, with a median of 2,773.5, and a home can stack three living levels over a parking level. The sale at 191 Bayfront Dr, with a base area of 1,547 square feet, works out to $3,759 per base square foot, and the sale at 235 Bayfront Dr, with 3,264, works out to $1,187. Neither is a market price per foot. The Southwest Florida MLS, pulled October 3, 2026, lists 4,486 square feet of living area for 191 Bayfront Dr and 6,024 for 235 Bayfront Dr, and its 9 closings in the last 60 months run from 3,000 to 6,643 square feet of living area.
The county lists no qualified sale in 2022 and one in 2024, and it left four recorded deeds over $100,000 out of its qualified count in five years. The roll dates 13 of the 26 dated homes to 2014 or later, and it cannot say which replaced older houses. It also has no field for bay frontage, water width, seawall, dock or view, the facts that separate a $3,026,000 sale from a $6,650,000 sale on the same street. We collect them at the walk-through.
We value a Bayfront Gardens home in four steps: match the lot and association, match the age and size, read the recorded sale and the county just value together, then adjust at the walk-through and test the competition. Every step starts from a recorded deed, and we show you which deeds we used.
We start with your lot number and street. Lots 1 to 10 on Barefoot Beach Blvd belong to Bayside at Barefoot Beach, and lots 11 to 33 on Bayfront Dr belong to Bayfront Gardens. The two sets of homes differ in age, size and rules, so a Bayside owner is compared with Bayside records first. We confirm the association by lot number against the recorded plat.
We group homes by the roll’s year built and base area, and we ask whether yours is original, renovated or rebuilt. Three floors over parking have been allowed on this tract since 2018, so a newer house may be larger than its footprint suggests. We do not read a price per foot from the county base area.
We compare each recorded sale with that home’s 2026 preliminary just value, a county valuation for tax purposes that is not a price. For the six sales since October 2021, the just value ran from 54.8 to 97.2 percent of the recorded price, which is why the roll alone cannot price a home.
At the walk-through we measure what the record cannot: water width and depth, the seawall, the dock, the roof, the openings and the floor plan. Then we test the homes listed or pending against yours, with list prices, days on market and price changes. A year with no qualified sale does not mean no one sold; it means the county coded none as qualified.
Three of the six prices are $5,700,000 or more, for homes the roll dates to 2018, 2018 and 2020, and the two lowest, $3,026,000 and $3,875,000, are for homes dated 2014. With six sales that is an observation and not a rule, because the file does not control for lot, water, floor plan, dock or condition. The $3,624,000 spread from low to high is why we price from the nearest like home and never from the neighborhood.
The same county file holds four more recorded deeds over $100,000 in the last 60 months that the county did not code as qualified. They are a separate series, and we never fold them into the qualified sales above. Their range is $1,750,000 to $5,900,000.

Two are Bayside lots and two are Bayfront Gardens lots, so they are the only recorded price evidence on the boulevard side in five years. The county file gives no reason for any disqualification, so draw no price conclusion from them.
A Bayfront Gardens home is worth more or less depending on its association, street, age, size and position, but the county roll can split only some of those. Bayside’s nine boulevard homes carry a median 2026 preliminary just value of $3,406,617 and Bayfront Gardens’ 18 homes on Bayfront Dr $2,932,467, and neither is a sale price.

These are the county’s just values on the 2026 preliminary roll, valuations for tax purposes and not sale prices. Bayside shows no qualified sale in 60 months, so a Bayside home is anchored only in the two recorded deeds above and in the roll.
The roll’s year built is today’s value, and a rebuilt house shows its new year even where the owner paid mainly for the lot.

The year-built rows sum to 26 dated homes and the base-area rows to 26 homes with a base area, and one home, at 215 Bayfront Dr, has neither on the roll. Medians of four homes are descriptions and not benchmarks. The ranges overlap in every row, and the largest footprints carry the lowest median just value, so on this roll neither age nor footprint alone ranks a home by value.
Position means three things the roll does not carry: which lots front Little Hickory Bay and how wide and deep the water is; the street, because Bayfront Dr is a private street along the bay and the even-numbered homes at 220 to 242 Barefoot Beach Blvd stand on the boulevard; and where a footprint sits against FEMA’s wave line and the state’s coastal construction control line, covered below. We read each from a survey and an elevation certificate.
Four homesites are vacant and two are coded other use. The 2026 preliminary just values of the vacant homesites are $1,402,880 at lot 8, $2,432,640 at lot 24, $2,976,800 at lot 32 and $1,875,600 for the portion of lot 29, and the other-use lots are $1,288,906 at lot 12 and $1,674,160 for the portion of lot 28. These are just values, not prices, and the county sales counted on this page are improved sales only.
The roll and the deeds cannot split bay frontage, water depth, seawall, dock rights, view, floor plan, renovation quality or roof age, and they cannot say what a house replaced. We read them at the walk-through and from the survey, the permit file and the elevation certificate.
The county record cannot say whether Bayfront Gardens values are rising or falling, because six qualified sales in five years, with no qualified sale in 2022, are too few and too different from one another. We show the recorded sales by period and the repeat resales below, with counts, and we draw no trend from them.

The county file holds 36 pairs of consecutive qualified sales of the same parcel. Twelve are pairs where the roll’s year built is earlier than the year of the first sale, so a house like today’s stood at both sales, and we list those. The other 24 are not like for like, because the first sale predates the house or the roll shows no year built.

Of the 12 pairs, eight sold for more the second time and four for less. The three pairs whose first sale was in 2020 or 2021, at 223 Bayfront Dr, 191 Bayfront Dr and 195 Bayfront Dr, each sold for 128 to 132 percent of the earlier price over 2.5 to 4.6 years. Twelve pairs, with no adjustment for renovation, repairs or inflation, are an observation and not a rate of change.
We do not conclude that values are rising, falling or flat. Six sales in five years, a qualified flag that is thin in 2022 and 2024, and no way in the roll to separate a good house on a good lot from a teardown stand in the way. The Southwest Florida MLS, pulled October 3, 2026, counts 9 closings in those five years (the two sources count differently) and adds the list-price side: 6 active listings against 1 closing in 12 months, an indicative 72 months of supply, and that one closing sold at 88.2% of its final list price. The pull records the final list price only, so price reductions are read listing by listing, and we read all of it beside the deeds.
The longest recorded resale chain in Bayfront Gardens belongs to 223 Bayfront Dr, lot 19, which has five county-qualified sales between January 2000 and October 2023, from $1,400,000 to $5,700,000. It is a public-record sale, not one of ours, and we walk through it to show what a chain can and cannot tell an owner.

The county roll shows a house built in 2018 on lot 19, with a base area of 2,861 square feet, a 2026 preliminary just value of $4,010,386 and a 2026 preliminary tax bill of $37,705.66, and no homestead exemption. The five sales span 23.7 years from the first to the last, and the last price is 4.07 times the first.
The roll’s 2018 year built changes how the first three sales read. The sales of 2000, 2004 and January 2017 were recorded before the house the roll describes was built, so they are sales of the lot and whatever stood on it, and we cannot compare them with the later two. Only the sales of September 2020 and October 2023 are sales of the house as the roll dates it, at $1,555 and $1,992 per base square foot.
One chain shows that a Bayfront Gardens lot can change hands for very different amounts depending on what stands on it, and that the same house recorded a higher price three years later. It does not show why, nor the renovation, the days on market or the list price. Six things move a Bayfront Gardens home’s value most: the water behind the lot, the height and yards the planned unit development allows, the flood zone and elevation, insurance and the rules that shape the buyer pool, the age and condition of the house, and which of the two associations governs it. The county roll shows few of them directly.
The county roll has no waterfront field, and the plat does not tell a buyer which lots front Little Hickory Bay. The planned unit development lists docks, individual or common, as a permitted use in Tract I, and Collier County Land Development Code section 5.03.06 limits a dock and moored boat to 20 feet of protrusion on a waterway 100 feet wide or more. A county staff report quotes an applicant’s agent describing the water at 239 Bayfront Dr as about 110 feet wide. Depth, seawall condition and each lot’s dock permit are survey questions. By water, the run south toward Wiggins Pass crosses no bridge on the federal chart, while the fixed Bonita Beach Road bridge to the north is charted at 12.8 feet of vertical clearance, a 2016 value to confirm. We ask for a current survey before we quote you a range.
Collier County Ordinance 2018-41, adopted September 11, 2018, raised Tract I, which the ordinance calls Bayfront Gardens, from two habitable floors to three over parking, and Ordinance 94-28 sets a 7.5 foot side yard. A 2025 Hearing Examiner item shows how lot shape interacts with height. For a razed 0.17-acre lot at 239 Bayfront Dr, the applicant sought to reduce the front yard from 27.83 feet to 12 feet and the rear yard from 30 feet to 27.07 feet for a three-story home of about 4,600 square feet under air, and county staff recommended approval. We did not confirm the outcome. An irregular lot can carry a smaller buildable envelope than its acreage suggests.
We queried the public flood layers for six addresses on October 1, 2026. Every one is in FEMA Zone AE with a base flood elevation of 10 feet NAVD88, on Collier County panel 12021C0179J, effective February 8, 2024. The last column is our reading of the public map layers, not an official determination, and the FIRM panel and an elevation certificate control.

By our reading of the public map layers, all 35 roll parcels read AE 10, and no tested address is in Zone VE. Our reading is also that the state’s coastal construction control line crosses the footprints at 220 Barefoot Beach Blvd and 241 Bayfront Dr. Treat each reading as a reason to look and not a conclusion.
A preliminary new flood map re-issues panel 0179 as 0179K, with the zones and base flood elevations unchanged at every address we tested, and the county says a 90-day appeal period began August 19, 2026, which by our count runs to about November 17, 2026. Separately, Collier County Ordinance 2019-01 requires the whole building to be brought into compliance, with a foot of freeboard above the base flood elevation, when repair or improvement costs reach 50 percent of its market value as the ordinance measures it. For an older home that can mean raising the house to 11 feet NAVD88 or more, so a buyer will ask for the county’s determination.
We found no premium figure from a primary source, so we publish none. Under Florida Statute 627.351, flood coverage is a condition of a Citizens personal-lines policy on a home in a Special Flood Hazard Area, from issuance for new policies since April 1, 2023 and at renewal since July 1, 2023, and every tested address is in one. A major structure newly built or enlarged by more than 25 percent under a permit applied for after July 1, 2015 is ineligible for Citizens if seaward of the coastal construction control line. No Coastal Barrier Resources System unit touches any home here, so federal flood insurance is available, and the county’s wind layers read 161 miles per hour inside the wind-borne debris region.
Bayside’s declaration, at Official Records Book 2590, page 3271, allows leasing at most three times a year with a 30-day minimum. The Bayfront Gardens leasing terms are not published in anything we captured, so we give the route: the declaration and current rules. Collier County also requires registration of a property rented for fewer than 30 consecutive days more than three times a year. Minimum home sizes matter for a rebuild: 1,800 square feet for two stories at Bayfront Gardens, amended in 1998 with a figure we could not read, and 2,400 under air at Bayside. Membership in The Club at Barefoot Beach is not conveyed with a deed.
No dollar assessment for Bayfront Gardens, Bayside or the Barefoot Beach Master Association appears in any recorded document or public site we found, so we publish no fee. Buyers still price the layers: two associations, the Master Association, a county tax bill with a $24,822 median, and insurance on a Zone AE home at 10 feet.
An owner funds three layers: the home’s own association, Bayfront Gardens for lots 11 to 33 or Bayside for lots 1 to 10; the Barefoot Beach Master Association, which owns the roughly 1.8-mile boulevard and staffs the gate around the clock, with each home one door of 716; and the county tax bill. Regular assessments, reserves and any special assessment are not published for the three associations.
Under Florida Statute 720.401, a prospective buyer must be presented the disclosure summary before executing the contract, and a buyer who was not given it before signing may cancel by written notice within three days after receiving it or before closing, whichever occurs first. The statute does not require the seller to deliver the declaration, rules or budget, so careful buyers ask. Under Florida Statute 720.30851 the association issues an estoppel certificate within 10 business days of a written request, with a fee capped by statute and adjusted every five years, and under Florida Statute 720.303 an owner can inspect official records within 10 business days of a request.
The 2026 preliminary millage is 9.4020 on every parcel: 3.9293 for the county, 4.1470 for schools and 1.3257 for other authorities, with no municipal levy, and 3.9293 + 4.1470 + 1.3257 = 9.4020. The median 2026 preliminary tax bill across the 27 improved homes is $24,822, from $14,781 to $41,807. As an illustration for a non-homestead purchase at the median just value, before exemptions: $3,108,994 x 9.4020 / 1000 = $29,230.76, against the roll’s own $29,230.77 for that parcel.
Florida Statute 553.899, the milestone inspection law, and Florida Statute 718.112(2)(g), the structural integrity reserve study rule, apply to condominium and cooperative buildings of three habitable stories or more. Bayfront Gardens and Bayside are single-family homeowners associations under chapter 720, so those statutes turn on the form of ownership and not on a home’s floor count. A buyer orders a home inspection and a wind-mitigation report on the house itself.
No. The Collier County Property Appraiser’s just value is a valuation for tax purposes as of January 1, and it is not a sale price or an appraisal. For the six recorded Bayfront Gardens sales since October 2021, the 2026 preliminary just value ran from 54.8 to 97.2 percent of the recorded price.

Bayfront Gardens is a 27-home, two-association neighborhood on one private bay-side street, and Southport on the Bay is a 100-home neighbor with a property owners association, a dock owners association and a 60-day minimum lease. One. The county recorded a qualified sale of 235 Bayfront Dr on April 29, 2026 at $3,875,000, and the county file runs through August 24, 2026. The Southwest Florida MLS, pulled October 3, 2026, also shows 1 closing in the 12 months to that date, the same $3,875,000 sale, and 9 in the last 60 months.
Six qualified sales since October 2021, all on Bayfront Dr, plus four recorded deeds over $100,000 that the county did not count as qualified. We list all ten, kept in two separate series, in the section on what homes sold for.
The record cannot say. Six qualified sales in five years, none in 2022, are too few and too different to show a direction. Eight of 12 like-for-like repeat resales sold for more the second time and four for less, which is an observation and not a trend.
On the county’s base area the six sales run from $1,187 to $3,759 per square foot, a spread that shows base area is the wrong yardstick on a street where three floors fit over a small footprint. We value by comparable home, not by a per-foot figure.

The Southwest Florida MLS, pulled October 3, 2026, shows living area from 3,000 to 6,643 square feet across the 9 Bayfront Gardens closings of the last 60 months.

Homestead exemptions and assessment caps lower a long-time owner’s bill. The median 2026 preliminary bill is $24,822, $21,156 for the 14 homesteaded homes and $29,231 for the 13 others, and a buyer’s assessment resets to just value after a sale under Florida Statute 193.155(3)(a).
