McGreevy and Comisar selected the Barefoot Beach roster by a written rule, printed above the table, then compared every row on the same public criteria on one day, 3 October 2026. Nothing was ranked on private knowledge or on anything a reader cannot check against a licence number, a Google listing or a RealTrends page.

The yardstick, restated. A Google Business Profile whose place-page address is in ZIP code 34134, 50 or more Google reviews on 3 October 2026, a cap of 11 others plus McGreevy and Comisar. The ZIP code stands in for the gate because no listing we found carries an address inside the Barefoot Beach gates: the community is residential, and a search naming Barefoot Beach Boulevard returned no agent listing with an address inside it. Eleven others met the rule, which is exactly the cap, so the table is the whole qualifying set and not a cut of it.

How the harvest was run. On 3 October 2026 we tracked 191 Google Business Profiles with a rating, returned as 246 result cards by four Google Local Finder searches: real estate agent Bonita Springs FL, the same search with 34134, realtor Barefoot Beach Bonita Springs FL, and real estate agency Bonita Beach Road Bonita Springs FL. Fifty-five of the 191 carried 25 or more reviews. We then opened the Google Maps place page of every candidate at 50 or more reviews to read its full address line, category, rating and count, and every ZIP code on the table comes from a place page. Card values matched the place page for every candidate opened. The DBPR record behind each row was read through the portal’s own search the same day.

What each criterion measures.

  1. Google reviews and rating. The count and star average displayed on the place page on the data date. A count is a snapshot, which is why every count here is dated.
  2. Years licensed. Complete years from the Original License Date on the Florida DBPR record to 3 October 2026. For a corporation listing the corporation’s own licence date is shown and labelled.
  3. Brokerage of record. The employing broker or corporation shown under Related License Information on the DBPR record, with its CQ licence number.
  4. Office. The city and ZIP code on the place-page address, the criterion that built the roster. This page prints no street address for any row except our own.
  5. Team or solo. Read from the listing’s own name and Google category; a listing is described as it presents itself.
  6. Languages. Google Business Profile has no language field, and this page read no other profile for the other eleven rows, so those cells read Not checked. Our own row shows the languages on the team’s national profile.
  7. Published production. Shown where RealTrends Verified published it for the 2025 sales year. An absent figure means nothing was published on the pages we read, not that nothing was sold.
  8. Public record ids. The DBPR licence numbers and the Google listing behind each row, so any cell can be re-checked in about a minute.

What was set aside, with counts. Of the 191 profiles, 11 are on the table beside our own and the remainder sat outside the rule. One is the publisher’s own brokerage office listing, Domain Realty, at the same address as our row. Four carry a place-page address in ZIP code 34135, on the east side of Bonita Springs, and eight carry an address in another city: Estero, Naples, Fort Myers or Sanibel. Two are service-area listings with no address on the place page, at 56 reviews each; the rule is address based, so they are not admitted. Seven belong to a category that is not an agent or team. Every other profile was under 50 reviews on the data date, including three at 49, 44 and 42. A different rule would have produced a different table, which is why the rule is printed above the table and not below it.

How the table is ordered. By Google review count on the data date, highest first, which is the criterion that built the roster. McGreevy and Comisar sit sixth on that column with 79 reviews at 4.9, and the page leaves the row there. Where the record does not support an order, the criteria are shown side by side and no tiebreak is invented.

What is deliberately not on the table. No review text from any profile other than our own. No street address beyond city and ZIP code for any row but ours. No production figure RealTrends has not published. No Barefoot Beach closing count for anyone, because other agents’ MLS records are not public. No adjective about anyone.

Which Barefoot Beach area real estate agents have the most Google reviews in October 2026?

Five of the twelve listings on the Barefoot Beach table carried more Google reviews than McGreevy and Comisar on 3 October 2026, at 152, 150, 123, 97 and 89, against 79 at a 4.9 rating for McGreevy and Comisar. The first row of the table names the leader. A review count measures feedback on one platform, not closings.

McGreevy and Comisar hold 79 Google reviews at 4.9 on the data date, sixth of the twelve rows, on a profile that carries the office at 24031 S Tamiami Trl #101, Bonita Springs, FL 34134. The other six rows show 75, 73, 68, 67, 64 and 52. On rating, eight rows show 5.0 and McGreevy and Comisar’s row shows 4.9; the table carries every row’s figure. The page says so plainly and leaves the table in count order, with the publisher in sixth place.

The count moves. When we built the Bonita Springs comparison on 7 September 2026 the same McGreevy and Comisar profile carried 73 reviews; on 3 October 2026 it carried 79. The Domain Realty brokerage office listing at the same address carried 258 reviews at 4.8 on the data date and is not on the table, because the criterion is the team’s own profile and one office is not counted twice.

Three things are worth knowing before you weigh a review count. Google’s help pages state that scores run from 1 to 5 stars, that the score is the average of all ratings published for that place, and that a new review can take up to 2 weeks to change the score. Google’s review guidance says a reviewer must be signed in to a Google Account, that reviews must reflect a genuine experience, and that offering incentives for reviews is prohibited. And a count says nothing about where the reviewed sales were, so no count on the table can be read as a count of Barefoot Beach clients. Read the count beside the team or solo column, which shows whether a listing is a brokerage office, a team, a two-agent listing or one agent, and beside the licence date.

How long have McGreevy and Comisar been licensed in Florida, and how do you check any agent’s licence?

Jesse McGreevy has held Florida licence SL3101296 since 4 November 2004 and Marc Comisar has held Florida licence BK3060671 since 25 September 2003, both Current and Active with DomainRealty.com LLC as brokerage of record, per the Florida DBPR portal on 3 October 2026. That is 21 and 23 complete years.

The Florida Department of Business and Professional Regulation publishes every real estate licence on its licence search portal, and checking one takes about a minute. The portal offers four search types: by name, by licence number, by city or county, and by licence type. A real estate record shows the licence type (Sales Associate, Broker Sales Associate, Broker or Real Estate Corporation), the status (Current, Active is the one you want), the Original License Date, the expiry date, and under Related License Information the brokerage of record with its CQ number and the date that relationship took effect. Complaints and discipline are reachable from the same record.

Jesse McGreevy’s record reads Sales Associate, Current, Active, expiring 30 September 2028, and his 22nd licence anniversary falls on 4 November 2026. Marc Comisar’s record reads Broker Sales Associate, Current, Active, expiring 31 March 2027, which under Section 475.01 means he is qualified to be issued a broker licence and operates as a sales associate in the employ of Domain Realty. Both licensee names end in PA, for Professional Association, and both show Domain Realty as the employer since July 2015.

Every figure in the years column came from that portal on 3 October 2026, when the portal reported its data current as of 4:51 PM that day. Across the other eleven rows the column runs from 1 to 27 complete years for individual licensees and from 8 to 22 for corporation licences. One row shows 27 years, the longest individual licence on the table, and Marc Comisar’s 23 is the second longest individual licence; one corporation row shows 22. Where a row is a brokerage listing, the table shows the corporation’s licence date and says so, because a corporation’s date and a person’s date are different facts. For one row the listing’s display name could not be matched to a licence record by name search on the data date, so those cells read Not retrieved and carry no guess. That is a limit of searching by a display name and says nothing about that listing’s licence.

Licence tenure is a floor, not a ranking. A licence issued in 2004 proves twenty-one years of standing with the state; it does not prove twenty-one years of Barefoot Beach closings, and McGreevy and Comisar have none in the last 60 months. What does brokerage of record mean on a Florida licence, and why does it matter in Barefoot Beach?

Brokerage of record is the licensed broker or corporation a Florida sales associate or broker associate works under, shown on the DBPR record under Related License Information. For McGreevy and Comisar it is DomainRealty.com LLC, doing business as Domain Realty, licence CQ1049052, a Real Estate Corporation licensed 10 July 2015 and Current and Active on 3 October 2026.

Florida law ties every associate to one broker. Section 475.42 says a sales associate may not operate as a sales associate for any person not registered as the associate’s employer, and may not collect money in a brokerage transaction except in the name of the employer. That is true for a solo agent and for a team member alike, so the brokerage cell on the table names the registered employer for each row where the record was retrieved.

The brokerage name also has to be in the advertising. Rule 61J2-10.025 requires that all real estate advertisements include the licensed name of the brokerage firm, and Rule 61J2-10.026, titled Team or Group Advertising, defines a team as licensees who perform licensed activities under the supervision of the same broker and bars a team name from appearing in larger print than the brokerage name. That is why the team’s row and its advertising read McGreevy and Comisar, Domain Realty.

One test applies to every type, and it comes from our Barefoot Beach guide: ask a prospective agent which association governs the home and what its documents require, which recorded sales they would price from and why, and what the flood zone is at the building footprint. An agent who answers all three from records, not memory, has done the reading. McGreevy and Comisar hold themselves to the same test, and the sections below are the reading.

What should an agent know about a Barefoot Beach Club condominium?

Barefoot Beach Club is 348 residential condominium units in twelve seven-level buildings at 253 through 269 Barefoot Beach Boulevard, six residential levels over ground-level parking, with eight buildings on the Gulf side of the boulevard and four east of it. It is four recorded condominiums under one umbrella association: Barefoot Beach Club I (82 units at 253, 255 and 257), Barefoot Beach Club II (126 units at 260, 261, 262 and 263), Barefoot Beach Club III (92 units at 265, 267 and 269) and Barefoot Beach Club IV (48 units at 264 and 266).

The numbering is the first thing an agent has to get right. Club III holds Buildings VIII, X and XII and Club IV holds Buildings IX and XI, so the building number does not tell you the condominium, and a resale package ordered from the wrong association is a closing delay. Four of the twelve buildings, at 260, 262, 264 and 266, stand east of the boulevard, so the name Barefoot Beach Club never means Gulf side without the street number.

A resale here runs under chapter 718. Section 718.503 entitles the buyer to a listed set of association documents at the seller’s expense, and the contract is voidable by the buyer within 7 days, excluding Saturdays, Sundays and legal holidays, after signing and receipt of those documents. The Club’s Master Declaration requires board approval of every sale and lease and gives the board 10 business days to act on a transfer. Florida’s milestone inspection law, Section 553.899, and its structural integrity reserve study law, Section 718.112, apply to condominium buildings of three habitable stories or more; this page states the law and no building’s status. Ask any agent which association issues the estoppel certificate for the unit, which side of the boulevard the building stands on, and what the lender’s condominium questionnaire will ask.

What should an agent know about a bay or canal home with a dock?

Southport on the Bay is 100 homes on 106 platted lots along Topanga Drive, San Mateo Drive, Malibu Cove and Southport Cove, on the bay side of the boulevard, with private lot docks and a separate dock owners’ association. The planned unit development prohibits hardening the bay shoreline, so there are no seawalls by design, and the county dock code requires approval when dock and boat together protrude more than 20 feet. Bayfront Gardens, with Bayside, is 27 single-family homes on 33 platted homesites on Little Hickory Bay under two separate homeowners associations, one for the 23 lots on Bayfront Drive and one for the 10 lots that front the boulevard.

A dock is three layers of rights: the county dock code, the planned unit development and the covenants, plus the dock owners’ association where one applies. North of the community the water route passes under two fixed bridges, charted at about 12.8 feet and 10 feet of vertical clearance in NOAA’s Coast Pilot, and south through Wiggins Pass the run is bridge-free; those are chart values to verify on the water. These are homeowners association sales under chapter 720, where Section 720.401 requires a disclosure summary to be presented before the buyer signs. Ask any agent whether the dock is a lot dock or a dock association interest and where that is written, which of the two associations governs a Bayfront Gardens lot, what a current marine survey says about depth, and what the county permit history shows.

What should an agent know about the Villas and the Cottages?

Villas at Barefoot Beach is 50 fee-simple, party-wall villas on Barefoot Circle at the north end of the community. Each owner holds a deed to a villa parcel under a homeowners association, so chapter 720 applies and the condominium resale statute does not, even though the county roll codes the villas under a condominium use code. The declaration makes each owner insure the owner’s own villa. The Cottages at Barefoot Beach is 15 detached houses on Shell Drive at the south end, beside the county preserve, held in condominium form, so a buyer receives the condominium resale documents under chapter 718.

The two look alike on a map and sell under different statutes. Both have a thin sales record: the Southwest Florida MLS shows 9 Villas closings and 1 Cottages closing in the 60 months to 3 October 2026. Ask any agent which statute governs the resale and which documents you will receive, who insures the structure and where the declaration says so, and what wider evidence they would price from when a neighborhood has a handful of sales in five years.

What should an agent know about the Gulf-side beach lanes and Barefoot Estates?

The beach lanes are twelve dead-end lanes running from the boulevard to the Gulf, with 80 homes under the Barefoot Beach Property Owners Association and a median just value of $6,578,899 on the 2026 preliminary roll, the highest of any Barefoot Beach neighborhood. Not every home on the Gulf side is Gulf front. Barefoot Estates is six homes on seven plots inside the same association, with two leasing instruments of record, so the association’s written answer on leasing belongs in the file.

On the Gulf tier the agent’s file is heavier. FEMA maps a VE zone at some lane address points, the State’s Coastal Construction Control Line and its permit history apply, the county keeps a separate setback line, Citizens Property Insurance has an eligibility limit on newer construction, and the Property Owners Association’s 2010 amendment created a resale assessment in an amount its board sets. Ask any agent for the State coastal permit history at the address, a survey that shows both lines, and both county sale series, the qualified sales and the recorded deeds the county did not qualify, each labelled.

What should a buyer know about Barefoot Bay and Barefoot Boat Club, outside the gate?

Barefoot Bay is nine homes on Barefoot Bay Court that open directly onto Bonita Beach Road, outside the gate and outside the planned unit development, under their own association. Whether its owners hold any right to use the boulevard, the beach paths or the associations inside the gate is not determined by any document we read, so a buyer should ask for that answer in writing. Barefoot Boat Club is a boat-storage condominium beside the entrance, 90 dry-storage units and 18 wet slips, 108 deeded units in all, and nobody can live in one. Owning in Barefoot Beach does not come with a slip; a Boat Club unit is a separate purchase.

What do the Barefoot Beach associations and the private club mean for a sale?

Barefoot Beach has no single homeowners association: two master-level bodies, the Master Association and the Property Owners Association, sit above ten neighborhood-level associations, five of them inside Barefoot Beach Club. The Club at Barefoot Beach is a separate private member club. An agent has to know which bodies govern a home before ordering a single sale document.

Barefoot Beach Master Association owns Barefoot Beach Boulevard, a private road, and must staff the guardhouse 24 hours a day under a recorded agreement. Barefoot Beach Property Owners Association governs the single-family lanes and Barefoot Estates. Beneath them, the layers an owner funds depend on the neighborhood:

  • Barefoot Beach Club: the unit’s own condominium association, the Club umbrella association, and through the umbrella the Master Association. Three layers.
  • The Villas, the Cottages, Bayfront Gardens and Bayside: the neighborhood’s own association and the Master Association. Two layers.
  • Southport on the Bay: the property owners’ association and the Master Association, plus the dock owners’ association for an owner with a dock interest.
  • The lanes and Barefoot Estates: the Property Owners Association, which pays the lanes’ share to the Master Association.
  • Barefoot Bay and Barefoot Boat Club: each its own association and no other.

No dollar amount of any regular assessment, special assessment or initiation fee appears in any recorded document or association page our guide found, for any neighborhood, and this page imports no figure from a listing or a directory. The route to the real number is the estoppel certificate, which states the current assessment, any special assessment and anything owed. Under Sections 718.116 and 720.30851 an association must issue the certificate within 10 business days of a written or electronic request, and the certificate is effective for 30 days when delivered by hand or electronically and 35 days when sent by regular mail. The statute caps the fee an association may charge for it and adjusts the cap every five years.

Two transfer items are of record. The Club’s Master Declaration allows a transfer fee up to the statutory maximum, and the Property Owners Association’s 2010 amendment created a resale assessment in an amount its board sets. Special assessments are adopted by board or member vote and are normally not recorded, so their absence from the Clerk’s index proves nothing either way.

The private club is a separate thing. The Club at Barefoot Beach is a member-owned beach and tennis club on Shell Drive, a separate corporation from every residential association, and membership is not conveyed with any Barefoot Beach deed. Its own membership page, read 3 October 2026, states a membership capacity of 425 and says that as of 1 June 2026 it is temporarily not accepting waitlist applications. A seller who belongs should not advertise the membership as part of the sale, and a buyer who wants the club should contact it directly before closing. There is no golf course anywhere in Barefoot Beach.

What this means for the agent you pick: showings, inspectors and appraisers pass a staffed gate whose procedure is not in any public document, so the agent should confirm it with the Master Association’s manager before the first showing. On a listing here, the McGreevy and Comisar process is to order the estoppel certificate, the current budget, the rules and the board application from the right association before the listing goes live, and never to market a club membership with the home.

How does a Collier County address with a Bonita Springs mailing city change the paperwork?

Every Barefoot Beach address is in unincorporated Collier County, inside no city, with Bonita Springs, FL 34134 as the mailing address. Taxes, building permits, flood maps, school zones, evacuation orders and recorded documents all belong to Collier County offices, so an agent who reads the mailing city as the jurisdiction will reach for the wrong office.

The only road to Barefoot Beach leaves Bonita Beach Road on the Bonita Springs side of the bay, so the Postal Service delivers the community from Bonita Springs and assigns ZIP code 34134. The same ZIP code covers Bonita Beach and the west side of Bonita Springs in Lee County and the Collier County neighborhoods east of Little Hickory Bay, which is why a 34134 address alone does not tell you the county, the tax rate or the school district. For a Barefoot Beach address the answers are these:

  • Recorded documents. Declarations, deeds and easements are in the Collier County Clerk’s official records, searched by book and page. A declaration of domicile under Section 222.17 is also filed with the Collier County Clerk.
  • Taxes. The 2026 preliminary millage is 9.4020 on every Barefoot Beach parcel: county 3.9293, school 4.1470, other districts 1.3257 and municipal zero. The median 2026 preliminary tax bill is $15,001 across the 634 homes with a bill above zero. Under Section 193.155 a buyer’s assessment resets to just value on 1 January after the sale, so plan on the millage and the price, not the seller’s bill.
  • Permits and zoning. Building permits and permit history are with Collier County Growth Management, and zoning hearings are with the county’s Zoning Division and Hearing Examiner. No city permit applies.
  • Flood maps. Collier County panels 12021C0178J, 12021C0179J and 12021C0187J, effective 8 February 2024, govern. A flood determination that cites a Lee County panel number for a Barefoot Beach address has the wrong county.
  • Schools. Collier County Public Schools is the district. Its attendance zone locator returned Naples Park Elementary, North Naples Middle and Aubrey Rogers High for the 2026-27 school year at each of the ten addresses our guide tested on 1 October 2026. A school named in a listing is typed in by an agent; the district locator is the record.
  • Emergency services. Collier County Evacuation Zone A, the Collier County Sheriff’s Office, and North Collier Fire Control and Rescue District.
  • Rentals. Collier County’s short-term rental registration ordinance applies, not a city rental permit, and each association’s recorded lease minimum applies on top of it.

The closing follows the county too. In Collier County the buyer customarily pays the owner’s title policy and chooses the closing agent, and the seller customarily pays the documentary stamp tax on the deed, which Section 201.02 sets at 70 cents per $100 of price. That is custom, not law, and the contract controls every item.

McGreevy and Comisar’s office shares the ZIP code and not the jurisdiction: 24031 S Tamiami Trl #101 is in the City of Bonita Springs, in Lee County. That is the reason this section is on the page. An agent working a Barefoot Beach file from a Bonita Springs address, ours included, has to carry the Collier County forms, records and customs across the county line every time.

Which coastal construction, flood zone and insurance questions should a Barefoot Beach agent be able to answer?

Every one of the 61 Barefoot Beach addresses our guide tested on 1 October 2026 is in a Special Flood Hazard Area, from AE with a 10-foot base flood elevation on the bay side to VE with 13 feet on the Gulf-front lanes. A Barefoot Beach agent should answer for the building footprint, both coastal lines and the insurance plan.

What is the flood zone at the building footprint? The address point is not the whole answer. FEMA rates a building that lies in more than one flood zone in the more hazardous zone, and by our guide’s reading of the public map layers the line between VE and AE runs through part of the footprint of each of the eight Gulf-side Club buildings, while the four east-side buildings read as entirely AE. That is a reading of map layers. The printed Flood Insurance Rate Map panel and a surveyor’s elevation certificate govern, and a buyer should get both.

Is federal flood insurance available? Yes. No home, condominium building or boat slip at Barefoot Beach is inside a Coastal Barrier Resources System unit, so federal flood insurance is available throughout the community; the neighboring county preserve is inside the system and the homes are not. Unincorporated Collier County is a Class 5 community in the federal Community Rating System, which gives a 25 percent discount on National Flood Insurance Program policies and not on private flood policies.

Which coastal line applies, and what does it do? There are two. The State’s Coastal Construction Control Line, set under Section 161.053, marks the part of the beach and dune system subject to severe fluctuation in a 100-year storm, and the Florida Department of Environmental Protection describes it as an area of jurisdiction where a state permit and special siting and design are required, not a setback. By our guide’s reading of the public map layers, every Club building, the Cottages, Barefoot Estates, the Villas and the Gulf-side lanes read as seaward of it, and Southport on the Bay, Barefoot Bay, the Boat Club and most of Bayfront Gardens read as landward. The county’s coastal construction setback line is a different line, regulated by Land Development Code section 9.04.06, and it sits much closer to the water. A survey, not a map layer, settles either line for a specific project.

What does the line do to insurance? Under Section 627.351, a major structure built new, or enlarged by more than 25 percent, under a permit applied for after 1 July 2015 is not eligible for Citizens Property Insurance if it is seaward of the State’s control line. A newly built Gulf-side home should be treated as ineligible until the insurer says otherwise, so the insurance plan belongs at the start of the purchase.

What will the 50 percent rule do to a renovation? Collier County’s floodplain ordinance treats a repair or improvement as substantial when its cost equals or exceeds 50 percent of the market value of the building before the work or the damage, and the county requires new residences to have the lowest living floor at least one foot above the base flood elevation.

What must the seller disclose, and who insures what? Section 689.302 requires a seller to give a flood disclosure at or before the time the sales contract is signed. In a condominium, Section 718.111 splits coverage between the association’s policy and the unit owner’s, and Section 627.714 requires a unit owner’s policy to include at least $2,000 in loss assessment coverage. Our guide publishes no premium figures, because none is public and a quote depends on the individual structure.

The storm of record is Hurricane Ian on 28 September 2022, when the U.S. Geological Survey surveyed a high-water mark of 11.76 feet NAVD88 at Barefoot Beach Boulevard and Anguilla Lane. Barefoot Beach is in Collier County Evacuation Zone A with one road out. The practical test for an agent is whether three documents are in hand before the inspection period ends: a flood quote that uses the elevation certificate, a wind quote that uses a mitigation inspection, and for a condominium the association’s certificate of insurance and deductible.

Is it better to hire a team or a solo agent in Barefoot Beach?

Neither structure is better on the record: the Barefoot Beach table shows two team listings, five brokerage listings, two two-agent listings and three solo agent listings, each measured on the same criteria. McGreevy and Comisar operate as a team under Domain Realty, led by two principals whose Florida licences date from 2004 and 2003.

In Florida law a team is not a separate licence class. Rule 61J2-10.026 defines team advertising as a name or logo used by one or more licensees who represent themselves to the public as a team, and the team must perform licensed activities under the supervision of the same broker. Each team files a designated licensee with the broker, and the broker keeps a current written record of the team’s members at least monthly. Solo or team, every associate works for one registered employer under Section 475.42, so accountability to the regulator runs through the broker either way.

What a team changes is coverage and continuity, and Barefoot Beach gives both a real test. The median Barefoot Beach closing of the last 12 months took 171 days on market and the community carried 12.0 months of supply on 3 October 2026, so a listing here is measured in seasons. Association documents arrive on 10-business-day clocks, every showing, inspection and appraisal passes a staffed gate, and the county roll shows a homestead exemption on 246 of the 635 dwellings, a proxy for full-time residency and not a measurement of it. What favors depth on one file is just as real: four condominium associations with numbering that misleads, two county sale series and a flood zone read at the footprint. A solo agent or a team member can meet that bar. The test is whether the person answering has read the documents.

The published numbers need care. RealTrends classes the McGreevy and Comisar submission as a Large Team, its class for 11 to 20 licensed agents, and counts the team’s production as one figure. Domain Realty Group, the wider team McGreevy and Comisar lead, has about 40 agents. A team figure and an individual figure are different kinds of number, which is why the table labels each.

The question to ask any team is who handles your file. McGreevy and Comisar fit a Barefoot Beach seller or buyer who wants the association documents, the flood file and both sales records prepared before the first showing, by a team with an office in the same ZIP code. They have closed no Barefoot Beach sale in 60 months, so judge that fit on preparation, not on a closing count.

The National Association of Realtors’ own seller guide says that prior experience with the market where a property is located is not a requirement, while local knowledge could help an agent develop a strategy. That is a fair frame for a team with no closing inside the gate. Each move below is stated as criteria you can put to any agent, with where McGreevy and Comisar stand.

A condominium sale or purchase in Barefoot Beach Club. The 18 Club closings of the last 12 months took a median of 181 days on market and closed at a median of 89.8 percent of final list price. The bar is knowing which of the four associations governs the unit, ordering the chapter 718 documents early, and pricing from the same plan and the same side of the boulevard. McGreevy and Comisar have no closed side in any Club building in 60 months; what is true is that the team read the Club’s Master Declaration and the four condominium declarations for our guide. A seller can start with a home valuation built on those recorded sales.

A bay home with a dock. Southport on the Bay recorded 10 closings in 12 months at a median of 158.5 days on market. The bar is the three layers of dock rights, the bridge clearances and the county permit history. McGreevy and Comisar have no closed side in Southport on the Bay or Bayfront Gardens in 60 months; the dock, zoning and sales sections of our guide are the team’s own reading of the recorded documents and the county code.

A seasonal or second home. Recorded lease minimums run from 30 days in the Club, the Villas and Barefoot Bay to 60 days in Southport on the Bay and 90 days with one lease a year on the lanes. A second home carries no homestead exemption, and the private club is separate from every deed. The checkable criteria are who is nearby when the owner is away and what the recorded lease rules allow. McGreevy and Comisar’s office is in the same ZIP code; the team does not manage property and says so.

An out-of-state seller. A listing here runs for seasons, the association issues documents on statutory clocks, the seller signs a flood disclosure, and Section 117.265 lets a Florida online notary act for a signer located elsewhere if the closing agent accepts it. A new-to-Florida buyer. The agent is not automatically your agent: Section 475.278 presumes a transaction broker relationship unless another is established in writing. The address reads Bonita Springs while the government is Collier County, and the condominium and homeowners association document periods differ. Published production on this page means a closed-sides and dollar-volume figure that RealTrends Verified published for the 2025 sales year. RealTrends Verified is a submission-based ranking program. Agents and teams submit the prior calendar year’s production, and RealTrends verifies it through an electronic check with the managing broker or through documentation such as MLS data. It counts residential sales and no leases, land or commercial deals, and it defines a side as one side of a transaction, so an agent who represents both buyer and seller is counted twice. It is a public, third-party production record, and it is the production source this page uses.

Two limits matter for a Barefoot Beach reader. First, RealTrends ranks by the agent’s physical office location and states that it does not consider the locations of the properties transacted. McGreevy and Comisar’s rank of 1 among the large teams filed under Bonita Springs says nothing about sales inside Barefoot Beach, for us or for anyone, and no Barefoot Beach rank exists. Second, the cell wording is exact. On 3 October 2026 we read 47 RealTrends Verified entries filed under Bonita Springs, 31 individuals, 9 small teams, 5 medium teams and 2 large teams, with no mega team listed, and checked every roster row against them. A profile filed under another city was not searched, so ten cells read Not published on the RealTrends Bonita Springs pages. That means nothing was published there, not that nothing was sold.

An MLS record would be more complete, and it is not public. That is why this page publishes McGreevy and Comisar’s own Southwest Florida MLS record for ZIP code 34134 in the section above, zero Barefoot Beach closings included, and publishes no one else’s. A team figure of 241 sides and an individual figure of 63 sides are different kinds of number; both are on the table as published.

What is the Barefoot Beach market doing in 2026, and why does the agent you pick matter?

The Southwest Florida MLS shows 37 Barefoot Beach closings in the 12 months to 3 October 2026 at a median sold price of $2,600,000, a median of 171 days on market and a median of 91.8 percent of final list price, with 37 active listings and 12.0 months of supply. None of those closings is McGreevy and Comisar’s.

What do the whole-community figures show?

For this page we read the Southwest Florida MLS record of 37 Barefoot Beach closings in the 12 months to 3 October 2026 and 124 in 60 months. The 37 sold from $750,000 to $8,850,000 for a combined $113,162,500. The median of 171 days on market and the median of 91.8 percent are measured on the 36 of 37 closings that carry a days-on-market figure, and sale-to-list here always means the sold price over the final list price, because the pull does not carry original list prices. Thirteen of the 37 closed under $1,500,000 and 16 closed at $3,000,000 or more.

On 3 October 2026 there were 37 active listings, priced from $1,200,000 to $14,900,000 with a median list price of $2,500,000, and none pending. Thirty-seven active listings against 37 closings in 12 months is 12.0 months of supply. Over the full 60 months the 124 closings total $469,136,000 at a median of $2,950,000. They are two series that measure different things, and neither this page nor the guide blends them. A few sales also carry a different price in the two records, because the MLS and the county record different instruments on different dates.
