Bayfront Gardens is Tract I of the Lely Barefoot Beach planned unit development, on the bay side of Barefoot Beach Boulevard. Two associations share one plat recorded March 1, 1988: Bayfront Gardens Homeowners Association for lots 11 to 33, and Bayside at Barefoot Beach Homeowners Association for lots 1 to 10, which separated in 1999. Above both sits the Barefoot Beach Master Association, which owns the roughly 1.8 mile boulevard and staffs the gate around the clock.

Do not read a price per square foot into this table. A home here can stack three living levels over parking, so a base area of 1,547 square feet at 191 Bayfront Dr produces $3,759 per base square foot, an artifact of the footprint. The median of these 6 is $1,820, and the spread from $1,187 to $3,759 shows how little the number tells you.
All six sales are lots 14 to 31, so all six are in the Bayfront Gardens association. The ten Bayside lots show no qualified sale in 60 months. The most recent qualified Bayside sale in the county file is April 15, 2019, $3,000,000 at 230 Barefoot Beach Blvd, outside the window and not a current price signal. The county file also lists 4 recorded improved-home deeds over $100,000 in the last 60 months that it did not mark qualified, from $1,750,000 to $5,900,000. This is a separate series with no median, and the file does not say why any deed was left out.

Holding periods run from 2.5 to 14.8 years. At 233 and 235 Bayfront Dr the roll dates the home standing today to 2014, after the earlier sale, so we infer, and did not confirm from permits, that the earlier buyer bought an older house or a lot. The sixth sale, at 207 Bayfront Dr in October 2021, has no pair: its only earlier qualified sale is a 1993 lot purchase at $385,000. What a seller should take from this is narrow. Five pairs cannot say where prices are going, and we make no such statement.
The most recent county-qualified sale in Bayfront Gardens was $3,875,000 at 235 Bayfront Dr on April 29, 2026, the only qualified sale in the last 12 months. It is a public record, not a McGreevy and Comisar sale. Walking through it shows what a county record tells a seller and what it cannot.

The county file records a qualified resale on lot 14, recorded at Official Records book 6586, page 735, of a home with a 3,264 square foot base area, which is $1,187 per base square foot, the lowest of the six recent sales. The roll dates the home to 2014. The same address sold on June 29, 2011 for $2,900,000, 14.8 years earlier, and on December 21, 2006 for $2,900,000 in a deed the county labels builder-direct. That label is an inference, and the roll dates today’s home eight years after that deed, so we infer, and did not read permits to confirm, that the 2006 and 2011 buyers bought a lot or an earlier house.
The sale is $975,000 above the 2011 price, which is 33.6 percent over 14.8 years. It is below the median of the 6 recent sales, $5,000,000, by $1,125,000, and above the lowest, $3,026,000 at 233 Bayfront Dr, by $849,000. Those gaps compare different homes and say little. The county’s 2026 preliminary just value for this parcel is $2,755,939 and its preliminary tax bill is $25,911, with no homestead exemption on the roll. The sale price is 1.41 times that just value.
The county file holds no asking price, days on market or concessions. The Southwest Florida MLS pull of October 3, 2026 carries the final list price, the days on market and the MLS living area of each closing, and it records 1 Bayfront Gardens closing in the 12 months to that date. It does not record concessions or whether the water side was a factor, and we read those listing by listing when we prepare a valuation. We did not test 235 Bayfront Dr in our flood screen. Its neighbors at 233 and 241 Bayfront Dr both read Zone AE at 10 feet, though 241 reads seaward of the wave-action line and 233 landward, which is the kind of difference a buyer will test on any lot.
We price a Bayfront Gardens home from the nearest like home in the county’s recorded sales, matching lot, build year, size, water position and elevation, then adjust for what only a walk-through shows. We never price from an automated estimate, and you see every comparable, labelled by source and date, before you choose a price.

Six sales in five years ran from $3,026,000 to $6,650,000, a spread of more than two to one on one private street. Any average would describe no home. We start with the sale closest to yours in lot, age and size, and we read each one individually, as the tables above show.
The county record carries a base area and a price. It says nothing about finish, roof age, the water behind the lot, the dock, the view or whether the home has an elevation certificate. Buyers weigh all of these. We publish no dollar premium for any of them, because six sales cannot support one.
When about one home a year sells, an overpriced listing goes stale in front of the few buyers who are looking. We would rather set a price we can defend with recorded sales, send every buyer’s agent the evidence and give the appraiser the same comparables. Six things move value most in Bayfront Gardens: the water and dock behind the lot, build year and rebuild potential, flood position and the elevation certificate, which association the lot belongs to, the lease rule that shapes your buyer pool, and size. The county record shows build year and size, and it is silent on water, docks and finish.

The roll has no waterfront-type field and the plat does not say which lots have bay frontage, a seawall or a dock. The planned unit development allows docks on Tract I, individual or common, and Collier County Land Development Code section 5.03.06 limits a dock and moored boat to 20 feet of protrusion on a waterway 100 feet wide or more. An applicant’s agent in a 2025 county hearing file described the water at 239 Bayfront Dr as about 110 feet wide. Depth is not published anywhere we found, so a boating buyer will test it at low tide, and a current survey and any dock permit history belong in your listing file.
The roll dates 4 homes to the 1990s, 7 to the 2000s, 11 to 2010 through 2019 and 4 to 2020 through 2024. We infer, and the roll does not say, that many newer homes replaced older ones. Tract I has allowed three habitable floors over one parking level since Ordinance 2018-41, adopted September 11, 2018. The four vacant homesites carry 2026 preliminary just values from $1,402,880 to $2,976,800, so a buyer for an older home may price the land first.
Lots 1 to 10 are Bayside and lots 11 to 33 are Bayfront Gardens, and the roll shows different profiles. Bayside’s nine homes are dated 2000 to 2024, with a median 2026 preliminary just value of $3,406,617, and Bayfront Gardens’ 18 homes have a median of $2,932,467. Bayside allows three leases a year with a 30-day minimum, which suits a seasonal owner. The Bayfront Gardens clause is not published, and a buyer’s agent will probe that gap.
Your Bayfront Gardens at Barefoot Beach buyer will pay county property tax, assessments to the owner’s association and the Master Association above it, and nothing else we could document. Only the tax has a published figure: a median 2026 preliminary bill of $24,822 at 9.4020 mills. No dollar assessment appears in any recorded document we read.

The millage is 3.9293 for the county, 4.1470 for schools and 1.3257 for other taxing authorities, which sum to 9.4020, with no municipal millage because the homes are unincorporated. At the median 2026 preliminary just value of $3,108,994, a non-homestead purchase before exemptions would carry $3,108,994 times 9.4020 divided by 1,000, which is $29,230.76. The actual median bill is $24,822 because 14 of the 27 homes carry a homestead exemption. After a sale Florida resets the new owner’s assessment, so your bill is not a forecast of theirs.
Three documents hold the assessment numbers. The estoppel certificate, which Florida Statute 720.30851 requires an association to issue within 10 business days of a written request, states the regular assessment and any special assessment. The disclosure summary under Florida Statute 720.401 has a blank for the assessment. The budget shows what the money funds. We publish no estoppel fee dollars and no assessment estimate, because the statute caps the fee, adjusts it over time, and any figure we gave would be a guess.
Buyers insure a Bayfront Gardens at Barefoot Beach home with wind and flood policies, and their insurer will ask for the roof date, a wind-mitigation report and the elevation certificate. Every address we tested is in a FEMA Special Flood Hazard Area, so a lender will expect proof of flood coverage. We found no published premium and estimate none.

Flood coverage is priced per address, and the elevation certificate is the document that prices it. Collier County is a Community Rating System Class 5 community, which gives a 25 percent discount on federal flood policies but not on private ones, and federal policies are priced under FEMA’s Risk Rating 2.0. The county layer lists 13 elevation certificate records on Bayfront Dr. They count certificates, not homes, so we ask you first whether yours is on file. What a lender requires is the lender’s own rule, and we speak for no lender.
Florida Statute 627.351 governs Citizens. A Citizens personal-lines policy on a home inside a FEMA special flood hazard area requires flood coverage, from issuance for new policies since April 1, 2023 and at renewal since July 1, 2023. We did not verify the replacement-cost ceiling that applies in Collier County. No Coastal Barrier Resources System unit touches any Bayfront Gardens or Bayside home, so federal flood insurance is available.
A Bayfront Gardens seller must present the section 720.401 association disclosure summary before the buyer signs, complete the section 689.302 flood disclosure and disclose known material facts that are not readily visible. This is a homeowners association governed by chapter 720, so the condominium resale package does not apply. A closing agent or attorney confirms your sale.

Section 720.401(1)(a) says a prospective parcel owner in a community must be presented a disclosure summary before executing the contract for sale. If it is not provided before the buyer signs, section 720.401(1)(c) lets the buyer void the contract by written notice within 3 days after receiving the summary or before closing, whichever occurs first, a right that cannot be waived and ends at closing. A summary presented before signing means that right never arises, so we put it in the first offer package.
Section 689.302 requires a seller of residential property to give the buyer a flood disclosure at or before the time the contract is executed, covering flooding that damaged the property during your ownership, insurance claims for flooding and assistance you received to repair it. Section 689.261 separately requires a property tax disclosure summary in the sale of residential property. Answer both in writing, and keep your permit history and repair invoices beside them.
Under the Florida Supreme Court’s 1985 decision on seller disclosure, a seller of a home must disclose known facts that materially affect its value and are not readily observable. For a bay-side home that has been through Hurricane Ian, that includes storm damage, repairs, open permits and anything you know about the dock. We say nothing on this page about any particular home’s damage that a public record does not support.
Buyers of a Bayfront Gardens at Barefoot Beach home ask for the elevation certificate, flood history, insurance quotes and the permit record. Every address we tested is FEMA Zone AE at 10 feet NAVD88, in Evacuation Zone A, with one road out north to Bonita Beach Road. Answer with documents, never with reassurance.

All six read panel 12021C0179J, effective February 8, 2024. By our reading, each of the five matched building footprints is 100 percent in Zone AE at elevation 10, and all 35 roll parcels read AE 10 in our parcel screen. The county’s flood map viewer shows the current effective map.
The U.S. Geological Survey flagged a Hurricane Ian high-water mark of 11.76 feet NAVD88, 4.5 feet above ground, at Barefoot Beach Blvd and Anguilla Ln, where the base flood elevation is 10 feet, so the mark was about 1.76 feet above it. It is at the north end of the community, not in Bayfront Gardens, and it includes some wave effect. We found no recorded or government document about damage to any home in Bayfront Gardens, so we say nothing about it. The National Hurricane Center report on Ian gives the regional surge.
Four sets of rules touch a Bayfront Gardens sale: the recorded declaration for your association, any approval step it requires, the leasing terms and the Barefoot Beach Boulevard gate. The leasing rule is the one that most changes your buyer pool, and it differs by association: Bayside allows three leases a year with a 30-day minimum, and Bayfront Gardens is not published.

The Bayside declaration limits leasing to at most three times in a calendar year and sets a 30-day minimum. For lots 11 to 33 the leasing clause is not captured in the instruments we read, and we do not assume it follows Bayside’s, because the two documents separated in 1999 and are independent. Collier County also requires registration of a property rented for fewer than 30 consecutive days more than three times a year under Ordinance 2021-45.
The county record cannot name a best month for a Bayfront Gardens sale, because 6 qualified sales in 60 months are too few to separate a season from chance. They were recorded in October twice, January, April, May and June. Days on market is not available.

The arithmetic is plain. At $3,875,000, 2.5 percent is $96,875, and $3,875,000 divided by 100 times $0.70 is $27,125. The proration is 181 divided by 365 of $24,822, which is $12,309. Adding $96,875, $96,875, $27,125, $175 and $12,309 gives $233,359, or 6.02 percent of the price. Net before payoff is $3,875,000 minus $233,359, or $3,641,641.
The sheet omits your mortgage payoff, association prorations, repair credits, any special assessment, moving costs and the estoppel certificate fee, which statute caps and adjusts over time. No association dues figure is published to prorate. Brokerage compensation is negotiated between you and your listing agent, and the National Association of Realtors’ 2024 settlement changed how it is offered, as its settlement FAQs explain. Whether to offer a buyer’s agent compensation is your decision, which is why the sheet shows both outcomes.
Florida has no state personal income tax, so a Bayfront Gardens seller owes documentary stamp tax and prorated property tax at closing, and federal capital gains tax only on gain above the home-sale exclusion. The 2026 preliminary millage is 9.4020 mills on every parcel, and the median bill across the 27 improved homes is $24,822, from $14,781 to $41,807. After a sale your buyer’s assessment resets to just value, so your bill is not a forecast of theirs.

Renovate only where a buyer will clearly pay for it. A major renovation can trigger the 50 percent rule and require raising an older home, so get a county determination first. Roof, dock and mechanical items often return more through a smooth inspection.
