McGreevy and Comisar, Brokered by Domain Realty

By Jesse McGreevy and Marc Comisar, McGreevy and Comisar, Domain Realty Group. Updated September 2026.

Buying at The Villas at Country Creek means buying an attached, one-story, two-bedroom villa of roughly 1,300 to 1,400 heated square feet inside a gated Estero golf community, and in the 12 months to September 29, 2026 the Southwest Florida MLS recorded 10 such closings at a $301,500 median. This is the buyer guide to The Villas at Country Creek, the attached-villa neighborhood inside Country Creek in Estero, Florida.

If you are still choosing a buyer's agent, our guide to the best real estate agents in Estero sets the options side by side on the public record. Every villa buyer needs a price, so read our Villas at Country Creek home valuation guide, and if you own a home you must sell first, our Villas at Country Creek seller guide covers that side. Buyers weighing the detached side of the gate can read the Villages at Country Creek buyer guide, and the whole Country Creek gate is covered in our Country Creek buyer guide.

Call Marc Comisar at (239) 287-5873 or Jesse McGreevy direct at (239) 898-6072. We are Top 1% Real Estate Agents Nationally Since 2008, and we tell buyers plainly what the record does not show here: no association fee is published, the villa count is a range, and the clubhouse assessment position sits in a document you must ask for before you offer.

Why McGreevy and Comisar Are the Best Realtor for The Villas at Country Creek Buyers

McGreevy and Comisar are the best realtor for buying at The Villas at Country Creek because we read the estoppel, the roof and the association documents before your offer, negotiate personally against a market where nine of ten villas sold below list, and say plainly where the public record stops. We are the #1 Team in Southwest Florida since 2012.

Data updated: September 2026 (Southwest Florida MLS Matrix, pulled September 29, 2026; Lee County Property Appraiser recorded sales through July 29, 2026)

Buy a Villas at Country Creek Villa With the Team That Does the Reading

Marc Comisar and Jesse McGreevy work every buyer file themselves. We lead Domain Realty Group, and as the leaders of Domain Realty Group our team has sold over $2.5 billion in real estate across Southwest Florida, with over $900 million in personal sales between Jesse and Marc. Our team has closed more than 4,000 transactions across Southwest Florida. Since Jesse started in Southwest Florida real estate in 2004, we have represented buyers and sellers across Estero's gated communities.

Recent Villas at Country Creek market record (last 12 months, Southwest Florida MLS, pulled September 29, 2026): 10 resales, a $301,500 median (n = 10, even, the mean of the middle pair $295,000 and $308,000), a range of $210,000 to $355,000, a median of 96 days on market and a median sold-to-list ratio of 93.7%. In the last 12 months we tracked every one of those 10 closings, and we tracked all 33 the MLS has recorded here in the 60 months to September 29, 2026.

What We Do Not Claim

We publish no count of Villas at Country Creek purchases we represented, because none is on file for this neighborhood, and we do not present a public-record sale as our own deal. The honors below are career honors across Lee and Collier County.

Key Takeaways

Villas at Country Creek buyers who read nothing else on this page should know these ten facts, each sourced in the sections below. They decide what you pay, what you carry and which documents you must have in hand before the inspection period ends.

  • The 12-month median is $301,500. It comes from 10 MLS closings, from $210,000 to $355,000, and nine of the ten closed below the final list price.
  • Two villas are listed. On September 29, 2026 the actives were $325,000 and $249,900, after 174 and 129 days on market.
  • The villas are one size. All 122 villa-street parcels are two bedrooms with 1,293 to 1,412 heated square feet, so condition and street set the price.
  • Five associations, one master. You pay the master association plus exactly one villa association, and neither publishes its assessment.
  • The estoppel states the real fee. Section 720.30851 governs it, and you should read it before your inspection period ends.
  • The disclosure summary comes first. Under Section 720.401 you may cancel within 3 days of receiving a late summary or before closing.
  • The clubhouse is a construction site. A phased $8 million plan and a January 2026 lawsuit over the special assessment are both live.
  • The four villa streets are Zone X. Every Country Creek parcel is still in Hurricane Evacuation Zone A, a separate designation.
  • Every villa predates the 2002 code. The roof permit and a wind-mitigation report answer the insurance question.
  • Buyer-agent pay is now written. Since August 17, 2024 a written agreement is required before a buyer's agent tours a home.

What Does It Take to Buy a Villa at The Villas at Country Creek?

Buying a villa at The Villas at Country Creek takes a price plan, a document plan and an insurance plan: match your budget to the closings, ask for the estoppel and the association's rules before your inspection period ends, and get the wind-mitigation report and an insurance quote before you remove contingencies.

Match Your Budget to the Closings

The 12-month range is $210,000 to $355,000 and the median is $301,500. A villa of about 1,373 square feet closed at $154 to $257 per MLS square foot, so we set your offer from the sale-by-sale record and not from a list price.

Know Which Disclosure Rule You Are Under

The villas are Chapter 720 homeowners' associations, so the Section 720.401 disclosure summary applies. If the seller did not give it to you before you signed, the contract is voidable at your option. The River's Reach condominiums next door are Chapter 718 and follow different rules.

The Documents That Decide Your Deposit

The estoppel certificate, the master Declaration, the villa association's documents and Rules and Regulations, the roof permit and a wind-mitigation report. We list what to ask and when.

The Timeline From Offer to Keys

Offer, then the written buyer agreement, then the inspection period, the estoppel, the insurance quote and financing, then closing. The estoppel takes up to 10 business days to arrive after a written request, so we ask for it on day one.

How Do We Track The Villas at Country Creek Market for a Buyer?

We track The Villas at Country Creek market from two records: every Southwest Florida MLS closing, pulled September 29, 2026, and the Lee County Property Appraiser's recorded, qualified sales through July 29, 2026 on the four villa-only streets. Together they show 33 closings in five years and 121 recorded sales since 1997.

Data updated: September 2026 (Southwest Florida MLS Matrix, pulled September 29, 2026; Lee County Property Appraiser recorded sales through July 29, 2026)

The MLS Record

The MLS filter is the neighborhood label, and it returned 10 closings in the last 12 months, 15 in 24, 22 in 36 and 33 in 60. Every closing in the file was marketed through the MLS.

The County Record

The county filter is the four villa-only streets, and its file holds 121 qualified sales in all. The county file ends July 29, 2026, so the MLS is the newer record and the county the longer one. We never add them and never compare a county figure with an MLS square-foot figure.

What Do Villas at Country Creek Villas Cost Right Now?

A Villas at Country Creek villa costs a $301,500 median over the last 12 months, $329,900 over 24, $347,500 over 36 and $355,000 over 60, so the price you see depends on the window, and the last 12 months is the market you are buying in. Every figure here is an MLS closing.

The pattern is a plateau from 2022 through 2024 at $367,000 to $380,000, when villas moved in a median of 5 to 11.5 days, then a slide through 2025 and a lower 2026. A buyer in 2026 is buying in a market that has taken months to sell and closed below list.

What the Direction Means for a Buyer

Months 13 to 24 had five closings at a $362,000 median, and the last 12 months $301,500, which is $60,500 lower, a fall of about 17 percent on small samples. A buyer has more room to negotiate than in 2022, and the same record shows that a villa that is priced well still sells.

What Sold Recently, and What Did Buyers Pay Against List?

The ten Villas at Country Creek sales of the last 12 months show what buyers actually paid: nine closed below the final list price, the median was 93.7% of list, and the ratios ran from 87.8% to 100.0%, with days on market from 16 to 329. Here is each one, newest first, with no names and no addresses.

"2 and den" is the MLS label for a two-bedroom villa marketed with a den. One March 2026 closing carries an MLS living area of 1,774 square feet, larger than any parcel on the four villa-only streets, so it may sit on Country Barn Drive; we leave it in the record and flag it.

How Much Room Did Buyers Have?

The median closing was 93.7% of the final list price and the mean of the per-sale ratios was 94.4%. Only one of the ten closed at its final list price, the three-bedroom at $329,900 in March 2026. Note that the ratio is against the final list price, so a villa that was cut before it sold shows a smaller discount than the buyer saw against the first ask.

The Slow Sales and the Fast Sale

Five of the ten took more than 90 days. The February 2026 villa took 329 days and closed at 87.8% of list, and the September 2026 villa took 21 days and closed at 93.3%. A long listing history is visible to a buyer's agent and is a negotiating fact.

What the 60-Month Record Adds

In the 60-month window 24 of 33 sales closed below final list, 5 at list and 4 above. The four above-list sales came in 2022 and early 2024, when villas sold within days. That market is not this one.

What Is For Sale at The Villas at Country Creek Right Now?

Two Villas at Country Creek villas were active on September 29, 2026, one at $325,000 after 174 days and one at $249,900 after 129 days, with a $287,450 median asking price. Two actives against 10 closings a year is 2.4 months of supply at the 12-month pace, our arithmetic.

Supply in Context

The Villages at Country Creek had 9 actives at a $360,000 median list on the same date and 4.0 months of supply. If a villa does not fit, the detached side has more inventory, and the Villages at Country Creek buyer guide covers it.

What Do County Recorded Sales Show Over the Long View?

Lee County's recorded, qualified sales show the long view at The Villas at Country Creek: 121 qualified sales on the four villa-only streets, with medians from $143,000 in 2011 to $399,000 in 2023 and $308,000 in 2026 to July 29. They are recorded deed prices, so a buyer can see the real price path behind the asking prices.

Every Sale Is a Resale

Every villa was built by 1999, so there is no new construction and no builder-direct split. Six recordings in 1997 and 1998 at medians of $77,850 and $46,500 are far below any finished villa, and we read them as lot or tract conveyances during build-out, not resale prices (our inference).

What the Long View Tells a Buyer

From 2021's $256,250 to 2023's $399,000 is a rise of about 56 percent, and from 2023 to 2026's $308,000 is a fall of about 23 percent. The 2011 median of $143,000 is the floor of the modern file, and 2023 is about 2.8 times that. Small counts move medians, so we describe the direction and not a precise rate.

Governing associations

Five villa associations plus the master

Three Villages associations plus the master

If You Want Fewer Steps and Less Yard

The one-story, single-size villa is the simpler purchase to compare, because the size is nearly fixed. The tradeoff is fewer choices of floor plan and, in the MLS, a den label that the county roll does not record.

If You Want Space or a Different Plan

The Villages offer three-bedroom and four-bedroom homes and larger heated areas, and a wider price band. Our Villages at Country Creek neighborhood guide covers that side, and the condominium neighbors are at River's Reach at Country Creek.

The Shared Costs

Both neighborhoods sit inside the same master association, the same gate, the same clubhouse project and the same lawsuit. A buyer in either pays the master assessment plus one sub-association assessment, and neither amount is published.

How Do We Find You the Right Villas at Country Creek Villa?

We find you the right Villas at Country Creek villa by watching every new listing, by asking about villas before they are public, by walking each candidate against the checklist below and by comparing it with the last 12 months of closings. With two actives and about 10 sales a year, the search is a watch and not a scan.

Pre-MLS and Pocket Access

Where a villa can be shown before it is public, we ask. Pre-MLS access is a relationship, not a guarantee, and we say so.

Watching the Street, Not Just the Listing

Candlewood Hollow, Willow Way, Calico Court and Weathered Vane Way are small enough that a single new listing on a small street is meaningful. We watch all four.

Showings Through a Gate

Country Creek is gated, so we schedule showings through the gate procedure with the seller's agent. Marc coordinates the showings and the walk-throughs.

Set Up Custom Listing Alerts

Tell us the streets, the size and the price band, and we will send new villas as they list. Call Marc at (239) 287-5873 or use the consultation form on this page.

How Do We Negotiate for You at The Villas at Country Creek?

We negotiate for you at The Villas at Country Creek by anchoring every offer to the recent closings, reading the days on market and the price history, asking for credits where the roof or the assessment position warrants them, and keeping the estoppel and insurance quote inside your contingency. Nine of ten recent villas closed below list.

Partner-Level Negotiation

You get a partner on the phone with the seller's agent. Your offer, your inspection response and your credit request are built from the sale-by-sale record.

Use the Days on Market

A villa that has sat 129 or 174 days is a different negotiation from one that has sat 21. The slowest closing of the last 12 months took 329 days and closed at 87.8% of list.

The Inspection and the Roof

A 1990s roof draws attention. Under Section 627.7011 an insurer cannot refuse to write or renew a policy solely because a roof is under 15 years old, and a roof of 15 years or more may be inspected before replacement is required. Ask for the roof permit date on day one.

Credits Versus Price

A repair credit or a closing-cost concession can serve you better than a lower price where the price would set a lower comparable, and a price cut can serve you better where the credit would not survive underwriting. We weigh each.

What Does a Buyer Pay to Own a Villa at The Villas at Country Creek?

A buyer at The Villas at Country Creek pays the master association's assessment and one villa association's assessment, property tax at 13.0214 mills, Lee County solid waste, water, electricity and insurance, and no community development district, and only the tax layer can be computed from public records.

The Tax Layer, Worked Through

The 2025 billed millage for the Village of Estero and Estero Fire taxing district was 13.0214 mills. As an illustration, our arithmetic on the 12-month MLS median of $301,500 as if it were a taxable value: about $3,926, and about $4,292 with the $366.39 Lee County solid waste line for single-family-use cart service. It is an illustration and not a bill.

The Tax Reset You Inherit

A sale price is not an assessment, and Save Our Homes resets at a sale, so your first taxable value can differ sharply from the seller's capped bill. Section 689.261 requires the seller side to warn you not to rely on the current tax bill.

No CDD

There is no community development district assessment on the Country Creek tax bill. The only non-ad-valorem line is Lee County solid waste at $366.39 for single-family cart service.

The Fees Nobody Publishes

No fee for the master association or any of the five villa associations is publicly sourceable. The master association's 2025 operating budget shows total expenses of $6,441,410, recited in the public court filing, but that is gross expense and not the assessment. Any single number for the HOA fee online is wrong for some villa.

Two Payments, Not One

A villa owner pays the master association's assessment and exactly one villa association's. The estoppel states the regular assessment for the specific villa, its frequency, any special assessment and any transfer or capital contribution due at closing.

Television and Internet

The community runs Hotwire Fision fiber and the association carries its own channel on that system, so television and internet are very likely in a bulk arrangement. The package, speed and per-home rate are not published, so confirm what your bill includes.

What Documents Must a Villas at Country Creek Buyer See Before Offering?

A Villas at Country Creek buyer should see the Section 720.401 disclosure summary before signing, then the estoppel certificate, the master Declaration, the villa association's documents and Rules and Regulations, the budgets, the roof permit and a wind-mitigation report, all before the inspection period ends.

The Disclosure Summary, Section 720.401

On a resale by an owner who is not the developer, the parcel owner supplies the summary before the buyer executes the contract, never at closing. If it was not provided before signing, the contract is voidable, and you may cancel by written notice within 3 days after receiving the summary or before closing, whichever comes first. The right cannot be waived and ends at closing.

Why the Villas Are a Chapter 720 Community

The five villa associations are homeowners' associations under Chapter 720, not condominium associations under Chapter 718, so the 720.401 summary applies and the condominium resale documents under Section 718.503 do not. The only Chapter 718 condominiums at Country Creek are the River's Reach buildings. This is information and not legal advice, so confirm with your closing agent or attorney.

The Estoppel Certificate

Section 720.30851 requires delivery within 10 business days of a written request, effective for 30 days, or 35 if mailed. The base fee cap is $250 plus up to $150 if money is owed and $100 to expedite, indexed every five years, and our 2026 seller-cost research shows $299, $179 and $119. Read the fee on the certificate against the current statute, and ask who the contract makes responsible for it.

Who to Ask

The master association is self-managed at its administration office. The state record shows MyTown Communities of Fort Myers for the first, second, third and fifth villa associations and Compass Rose Management of Cape Coral for the fourth (Florida Division of Corporations, retrieved September 2026). Confirm the manager for the specific villa.

The Recorded Declaration

The master Declaration is recorded in Official Records Book 1940, Page 1328 of the Lee County public records. It and the Rules and Regulations answer pets, vehicles, storage, overnight parking, leasing minimums and gate procedure, and the villa association's documents answer exterior maintenance, insurance of shared structure and villa-level assessments.

The Flood Disclosure

Section 689.302 requires the seller to complete and provide a flood disclosure to a purchaser of residential real property at or before the time the sales contract is executed. Read it for any flooding the seller knows of, and compare it with the map effective February 5, 2026 for the villa's street.

Architectural Review

The association states that completed architectural forms are typically reviewed within two to three business days, and it keeps an approved-contractor list, available from the Administration Office, which matters if you plan renovations.

How Does the Clubhouse Assessment and Lawsuit Affect a Villas at Country Creek Buyer?

The clubhouse assessment and lawsuit affect a Villas at Country Creek buyer because a special assessment may be payable by you, its amount is not published and case 26-CA-000387 asks whether a membership vote was required. Ask in writing, before your inspection period ends, what is owed and when.

What Is Being Built

Demolition began April 13, 2026, and the master association's plan is an $8 million phased renovation. Administration, the pro shop, dining and the bar run from temporary facilities as of September 2026, and the Master Board publishes a weekly Tuesday Clubhouse Report, which you can ask to see.

The Case, Without the Names

Case number 26-CA-000387 in the Circuit Court of the Twentieth Judicial Circuit for Lee County was filed January 21, 2026 as a complaint for declaratory judgment and injunctive relief. It asks whether Section 5.1 of the master Declaration required a membership vote before the special assessment. We identify it by docket number, not party names.

What Is Not Published

The special assessment amount, the vote threshold and the outcome are not in the public record we could read. We publish no assessment figure.

What to Ask in Writing

What special assessment balance is on the villa, whether any part is payable after closing, and how it splits between the master and the villa association. The estoppel is the document that shows it.

What Should a Buyer Know About Flood, Roof and Insurance at The Villas at Country Creek?

A buyer at The Villas at Country Creek should know that all four villa-only streets are FEMA Zone X, that every Country Creek parcel is in Hurricane Evacuation Zone A, and that a 1990s roof and the wind-mitigation report drive the insurance quote more than any flood line does. Get the quote before you remove contingencies.

Zone X on All Four Villa Streets

On our Country Creek street-by-street table, Candlewood Hollow, Willow Way, Calico Court and Weathered Vane Way are Zone X with no parcel in the Special Flood Hazard Area, inside the incorporated Village of Estero (FEMA community 120260). A federal flood insurance mandate attaches only inside the hazard area, though a lender or insurer may still ask for coverage.

The Governing Map

FEMA's revision under case 25-04-3811P, effective February 5, 2026, replaced the 2022 panels. Have the zone confirmed against the current map for your address.

Evacuation Zone A Is Not a Flood Zone

Lee County GIS returns Zone A on every Country Creek parcel because modeled surge follows the Estero River corridor. The Village of Estero says on its own flood page that flood zones, evacuation zones and surge are three different things.

Hurricane Ian at Country Creek

USGS surveyed two Ian high-water marks on the Estero River at the US 41 bridge on October 3, 2022, at 10.77 and 10.83 feet, 0.65 miles downstream, against a local base flood elevation of 13.7 to 15.0 feet. We say no documented structural damage, not no impact, and we found no source documenting villa-street damage.

The Roof Decides Insurance

Every villa was built before March 1, 2002, so original construction cannot claim the code-compliance wind credit. Section 553.844 governs when a re-roof must meet current code, and the wind-mitigation form is the state's OIR-B1-1802. Order the report during your inspection period.

Citizens and the January 2027 Flood Requirement

Citizens Property Insurance Corporation requires flood insurance on all of its policies from January 1, 2027, with condominium unit-owner and tenant policies carved out. A villa is not a condominium unit, so a buyer who places wind coverage with Citizens should budget for flood from that date even in Zone X. At the end of April 2026 Citizens had 6,508 personal residential policies in Lee County at an implied average premium of $2,197, our arithmetic on Citizens' published totals, which spans every vintage and is not a quote.

The Flood Insurance Discount

The Village of Estero is a Community Rating System Class 6 community, which gives a 10 percent discount on federal flood premiums outside the Special Flood Hazard Area.

What Do Golf and Amenities Give a Villas at Country Creek Buyer?

A Villas at Country Creek buyer gets a golf membership with ownership, an 18-hole executive course, five pools, five tennis courts, a fitness center, bocce and horseshoes, all owned by the master association, with a $25.00 member round and no pickleball, and a clubhouse that is under renovation.

The Course in Numbers

The course is an 18-hole executive layout of 3,871 yards and par 61, eleven par 3s and seven par 4s, designed by Gordon G. Lewis, opened in October 1988 and reseeded with Champion grass in a 2007 renovation. It is semi-private and open to the public from May 1 through October 31, and the member green fee is $25.00 and the guest fee $45.00, both before tax.

Bundled Golf, and What It Does Not Mean

A golf membership comes with the home, and no equity deposit, initiation fee or membership certificate is published. Equity membership existed when homes were first marketed in 1988, and today the community is member-owned and non-equity.

Pools, Tennis and the Fitness Center

The club states it has five pools available to residents and their guests from dawn to dusk, including a satellite pool on Candlewood Hollow. There are five tennis courts, four lighted clay-style and one hard court, and the fitness center is on the clubhouse lower level with 24-hour key card access for a one-time $25 fee.

What Is Not Here

There is no pickleball, marina, boat ramp, spa, dog park inside the community or valet trash. The Village of Estero denied a limited development order for pickleball on July 25, 2023. Waste Pro collects curbside on Tuesdays.

Which Rules Should a Buyer Check Before Offering at The Villas at Country Creek?

A buyer at The Villas at Country Creek should check leasing, pets, approval of the purchase and any age restriction in the recorded documents before offering, because for the villas the public record shows a process exists but not its terms, and we state none we cannot source.

Leasing

An approval process and a lease requirement exist, and the residents' group says renters not registered in the official directory are not approved. The minimum lease term and annual limits are not published for the villas. An investor should ask for the recorded Rules and Regulations, the villa association's leasing provisions and the estoppel.

Pets

Pets are permitted and common, but count, weight and breed limits are not published for the villas. Federal fair housing rules treat assistance animals as reasonable accommodations, not pets, under U.S. Department of Housing and Urban Development guidance.

Approval of the Purchase

An approval process for purchases exists at Country Creek, but its terms are not published for the villas. Ask the villa association's manager whether your purchase needs approval before you write the offer.

Age Restrictions

We found no age restriction in any first-party source for The Villas at Country Creek and no recorded declaration that qualifies it as housing for older persons. Federal and Florida fair housing law protect families with children, and we describe the homes, not the residents.

Milestone Inspections and Reserve Studies

The condominium milestone inspection and structural integrity reserve study duties in Section 553.899 do not apply to the villas, which are Chapter 720 associations. Ask instead for the villa association's budget and reserve schedule and how shared-wall and roof maintenance are funded.

What Does Closing Cost, and Who Pays What at The Villas at Country Creek?

Closing at The Villas at Country Creek costs a buyer the lender's charges, the mortgage's doc stamps and intangible tax, deed recording and any lender's title policy, while in Lee County the seller customarily pays the owner's title policy and deed doc stamps at $0.70 per $100. The purchase contract controls every line.

The Lee County Custom

The seller customarily selects the closing agent and pays the owner's title policy in Lee County, and the doc stamps on the deed are customarily the seller's. Nothing in the statutes dictates it, so the executed contract controls.

Down Payment Help

Florida Housing Finance Corporation publishes down payment assistance and first-time buyer programs, and eligibility, price and income limits vary by program, so check its current pages with your lender before you rely on one.

Prorations at Closing

Property tax is paid in arrears and prorated at closing, association assessments are prorated as well, and the seller credits the buyer for the days the seller owned in the year.

How Does Buyer's Agent Compensation Work After the NAR Settlement?

Buyer's agent compensation at The Villas at Country Creek works under the National Association of REALTORS settlement that took effect August 17, 2024: a written buyer agreement is required before a buyer's agent tours a home, compensation is negotiable and not set by law, and offers of buyer-broker compensation are not advertised on the MLS.

The Written Buyer Agreement

Before we tour a villa with you, we sign a written agreement that states a specific compensation and states conspicuously that it is negotiable. We explain it before you sign.

Who Pays and How

A seller may offer to pay the buyer's agent off-MLS, or offer buyer concessions on the MLS, and the buyer may agree to pay the agent directly. We tell you in writing what each costs you at each price.

Why It Matters at This Price

At a $301,500 median, the compensation is a real line on the closing statement. We negotiate it as part of the offer, and we disclose it.

Which Schools and Daily Logistics Serve The Villas at Country Creek?

The Villas at Country Creek has no zoned school, because Lee County assigns students by a choice lottery, and it sits on Corkscrew Road between US 41 and Three Oaks Parkway with a Publix within two miles, I-75 exit 123 about 1.9 miles away and Southwest Florida International Airport about 20 minutes in free-flow conditions.

How School Placement Works

The Villas at Country Creek addresses sit in the School District of Lee County's elementary Proximity Zone Q, middle Zone GG and High School South Zone, Sub-zone 2 on the district's 2026 to 2027 map, read at our sample points on October 17, 2026. Zone Q elementary schools are Bonita Springs, Pinewoods, San Carlos Park, Spring Creek and Three Oaks; Zone GG middle schools are Bonita Springs Middle and Three Oaks Middle; South 2 high schools are Bonita Springs, Cypress Lake, Dunbar, Estero, Fort Myers and South Fort Myers High. Families rank the schools in their zone and the district places students by preference, proximity and lottery, so no school is assigned by address; confirm yours with the district's school locator. Families rank every school in their zone and placement is by lottery, and for 2026-27 the choice application was due February 27, 2026. A family that closes after the deadline is placed first-come, first-served at a school with a seat.

What Is Being Built Near The Villas at Country Creek?

Within about a mile of Country Creek, 525 residential units were filed or approved between September 2024 and September 2026, a fully grant-funded flood pond is in design, and the I-75 widening begins in late 2026, all on Village of Estero and state records. None is inside the gate.

The FEMA-Funded Flood Pond

The Village owns land behind the post office on Three Oaks Parkway where a roughly $6.5 million stormwater pond, funded by a FEMA Hazard Mitigation grant and a disaster-recovery block grant, is in design and permitting. It is not built.

New Homes Nearby

TRG Estero, proposed at 370 multifamily units and retail about 0.85 miles away, had a public information meeting on May 19, 2026 and no vote. Summercrest, 154 two-story townhomes at Corkscrew Road and Sandy Lane, expects construction late 2026.

Roads and Interstate

FDOT's I-75 project from north of Golden Gate Parkway to south of Alico Road is a $600 million-plus build starting late fall 2026 and running about four years. Corkscrew Road at the front gate carried 24,000 vehicles a day in FDOT's 2025 count, and the afternoon return is the pinch in season.

Honest Pros and Cons of Buying at The Villas at Country Creek

Buying at The Villas at Country Creek offers bundled golf, a gated Estero address, one-story living and an entry price, against an unpublished fee structure, a live clubhouse assessment and lawsuit, 1990s roofs and a market that has slowed since 2025. The lists below weigh each item against the record.

Pros

  • Entry price for Country Creek. A $301,500 median over 12 months and $355,000 over 60 months is a lower median than the Villages' $355,000 and $421,000 over the same windows.
  • One story. All 122 villa parcels are one story on the county roll.
  • Golf and amenities bundled. A member round is $25, and five pools, five tennis courts and a fitness center are included.
  • No CDD. The tax bill has no district assessment line.
  • Zone X on all four villa streets.
  • Fast architectural review. The association states two to three business days.
  • Room to negotiate. Nine of ten recent villas closed below list.

Cons

  • No published fee. Neither the master nor any villa association publishes a current assessment.
  • A live special assessment and lawsuit over the clubhouse project, with the amount and outcome unpublished.
  • Clubhouse under renovation. Dining and the pro shop run from temporary facilities.
  • Pre-2002 construction. The roof's age and the wind-mitigation report drive insurance.
  • A slowing market. The median fell from $362,000 to $301,500 year over year on small samples.
  • A count that is a range. The villa total is 122 to 265.
  • No pickleball, and no water access.

Who It Fits and Who It Does Not

It fits a buyer who wants an Estero golf address at an entry price and can live with a two-bedroom, roughly 1,373 square foot plan. It fits less well a buyer who needs a published fee, three bedrooms or a finished clubhouse this season.

Frequently Asked Questions, Buyer Edition: Buying a Home in The Villas at Country Creek

These are the questions buyers ask most about buying a villa at The Villas at Country Creek in Estero, answered from the MLS record, the county roll and the Florida Statutes. Where a record is not public, the answer says so. To talk it through, Call Marc at (239) 287-5873 or read how we represent buyers in Southwest Florida.

What is The Villas at Country Creek?

The Villas at Country Creek is the attached-villa neighborhood of Country Creek, a gated bundled-golf community of 966 homes in Estero, Florida. It has at least 122 one-story, two-bedroom villas on four villa-only streets, built 1995 to 1999.

How much do villas cost at The Villas at Country Creek?

The 12-month MLS median is $301,500 across 10 closings (mean of $295,000 and $308,000), from $210,000 to $355,000. The 60-month median is $355,000 across 33 closings.

Have prices at The Villas at Country Creek gone up or down?

Down since 2025. MLS medians ran $367,000 to $380,000 from 2022 to 2024, then $347,500 in 2025 and $284,000 in 2026 to September 29, all small yearly samples.

How many villas are for sale at The Villas at Country Creek right now?

Two on September 29, 2026, at $325,000 and $249,900, after 174 and 129 days on market.

Is The Villas at Country Creek a buyer's market or a seller's market?

It leans toward buyers on the record: nine of the ten closings in the last 12 months sold below list, the median took 96 days and both actives have sat more than 120 days. Two actives is a small supply, so a well-priced villa can still go quickly.

What do buyers actually pay compared with list price?

The 12-month median sold-to-list ratio is 93.7% of the final list price, and 9 of the 10 closings sold below list, from 87.8% to 100.0%.

How long do villas take to sell at The Villas at Country Creek?

The 12-month median is 96 days on market, against 16 days over 60 months.

How big are the villas at The Villas at Country Creek?

The county roll shows heated area from 1,293 to 1,412 square feet, with a median of 1,373. All 122 are two bedrooms.

Are the villas one story?

Yes. The county roll shows every single-family-use home in Country Creek as one story, and the villas are attached.

When were the villas built?

Between 1995 and 1999, with a median of 1997. Calico Court is the oldest, and Willow Way was the last villa street completed.

What is the HOA fee at The Villas at Country Creek?

Not published. A villa owner pays the master association plus exactly one of five villa associations, and no current amount is public. The estoppel certificate states the exact figures for a specific villa.

What does the villa association cover?

That depends on the villa association's declaration, which is not public online. Our research notes that villa owners generally receive exterior grounds maintenance through their sub-association, so confirm per address, along with roof and shared-wall responsibility.

How many associations govern The Villas at Country Creek?

Six layers in all: the master association plus five villa homeowners' associations, The Villas at Country Creek I through V, all active with 2026 annual reports on file at the Florida Division of Corporations.

Do I get a disclosure summary before I sign?

Yes, on a resale in a Chapter 720 community. Section 720.401 requires the summary before you sign, and if you did not receive it you may cancel within 3 days of receipt or before closing, and the right cannot be waived.

What is an estoppel certificate and who pays for it?

How does the roof affect insurance at The Villas at Country Creek?

Every villa predates the 2002 Florida Building Code. Roofs 15 years or older draw insurer scrutiny under Section 627.7011, so the roof permit date and a current wind-mitigation report matter.

How far is The Villas at Country Creek from the airport and beaches?

Sources and Authoritative References

Every fact on this Villas at Country Creek buyer guide traces to a primary record below: the master association's own pages, Florida state records, Lee County and Village of Estero records, FEMA, federal sources, the National Association of REALTORS and the Florida Statutes. No brokerage, listing portal or IDX feed is cited.

Parcel and sale facts come from the county roll and the MLS. Two Lee County zoning resolution pages returned only a script shell to our fetch, so the 265-unit ceiling is a roster figure and not a quotation from them.
