Why Sell Your Units One, Two and Three Home With McGreevy and Comisar?

Units One, Two and Three at Olde Cypress is the 185-home association on Olde Cypress Drive, Treeline Drive, Wild Orchid Court and Lone Pine Lane in North Naples, and its three plats trade as three different markets. McGreevy and Comisar, Top 1% Real Estate Agents Nationally Since 2008, price a home here plat by plat and street by street.

This page is for the owner who is thinking about selling. The full neighborhood picture, from the golf and preserve lots to the build eras and the flood file, lives in our Units One, Two and Three at Olde Cypress neighborhood guide, and the gate, the club and the other eight neighborhoods are covered in our Olde Cypress community guide. One note on names: "Unit" here means a recorded plat, not a condominium unit. This is not Fairway Preserve at Olde Cypress, the 264-unit condominium with its own gate off Immokalee Road, which sits outside the gated community, and it is not Olde Cypress Mill in Spring, Texas, which shares the name in search results. Call Jesse McGreevy direct at (239) 898-6072 whenever you want to talk it through.

What Makes Selling in Units One, Two and Three at Olde Cypress Different?

Selling in Units One, Two and Three at Olde Cypress differs from a typical Naples sale in five ways: one association spans three plats that price far apart, club social membership passes with the deed, no fee is published, the flood file changes by plat, and golf and preserve lots share streets.

One Association, Three Plats, Four Streets

Olde Cypress Homeowners' Association, Inc., filed with the Florida Division of Corporations on February 19, 1999 (see the Sunbiz Olde Cypress entity search), governs 185 detached homes on the 2026 preliminary Collier County roll: 61 in Unit One (42 on Olde Cypress Drive, 19 on Treeline Drive), 69 in Unit Two (44 on Treeline Drive, 25 on Wild Orchid Court) and 55 in Unit Three on Lone Pine Lane. Its covenants are the 2016 Amended and Restated Declaration for the Olde Cypress Homeowners' Association, OR 5260 PG 3502.

Treeline Drive Is Shared, and So Is the Name

Olde Cypress Drive and Treeline Drive also carry the 8 homes of Biscayne Place, a separate association; every figure on this page assigns each sale by the county roll's plat, so Biscayne Place sales are not in our numbers. A 2010 county summary in the April 26, 2011 Board of County Commissioners packet used older names, "Woodsedge" for Units One and Two (130 homes) and "Ibis Landing" for Unit Three (55), which some third-party listing sites still use.

The Club Social Membership Comes With the Deed

"By acquisition of a Parcel, each Owner automatically becomes a social member of The Club at Olde Cypress," says Section 14.02 of the 2019 Amended and Restated Declaration for Olde Cypress, recorded at OR 5700 PG 1118. Golf is a separate, optional purchase, and the club is privately owned and non-equity, so nothing is refunded at closing.

No Published Fee, and an Estoppel That Answers It

The association bills quarterly, including the owner's share of the master association, per the master association's About page, and publishes the amount only on the resident portal. The club publishes no dues or golf initiation; third-party figures conflict widely, from roughly $45,000 to $175,000, and none is club-published. The estoppel certificate and the club's written figures are the reliable numbers.

Golf Lots and Preserve Lots on the Same Streets

On the county parcel map, 60 of 61 Unit One homes back onto the golf course; in Unit Two 55 of 69 do and 18 border the master preserve; on Lone Pine Lane 26 back onto the course and 33 onto the preserve. Median lots step down from about 14,257 square feet in Unit One to 13,440 in Unit Two and 9,785 in Unit Three.

Key Takeaways for a Units One, Two and Three Seller

  • Units One, Two and Three at Olde Cypress is 185 detached homes in one association over three plats, behind the Treeline Drive gate in North Naples, 34119.
  • The Southwest Florida MLS recorded 14 closings and $18,978,000 in volume in the 24 months to September 26, 2026, the first window with ten or more sales, at a median of $1,250,000, a median 93.16 percent of final list and a median 49 days on market.
  • On September 26, 2026 no home was listed and one Treeline Drive home at $1,790,000 was pending.
  • Over 48 months the streets split cleanly: Wild Orchid Court $1,929,111 (6 sales), Olde Cypress Drive $1,757,500 (8), Treeline Drive $1,500,000 (8) and Lone Pine Lane $1,000,000 (9), every one a small sample.
  • Collier County recorded 303 qualified sales since 1999; the yearly median peaked at $1,737,500 in 2023 and read $1,052,500 on six 2026 sales, five of them on Lone Pine Lane.
  • Against all of Olde Cypress (97.52 percent of list, 29 days, twelve months), this association closed further from list and slower, a pricing signal.
  • Club social membership passes with the deed; golf does not, and no association or club fee is published, so the estoppel belongs in your listing file.
  • There is no CDD; the median 2026 preliminary tax bill across the 185 homes is $7,532.

Is Now a Good Time to Sell in Units One, Two and Three at Olde Cypress?

For a home priced to its own plat and street, yes. Units One, Two and Three at Olde Cypress recorded 14 MLS closings in the 24 months to September 26, 2026 at a $1,250,000 median, with no home for sale and one pending on that date. The median sale still closed at 93.16 percent of list.

Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 26 Sep 2026; Collier County Property Appraiser recorded sales file dated 29 Aug 2026)

We tracked every one of the 31 Units One, Two and Three closings in the Southwest Florida MLS since September 2022, assigned each to its plat by address against the county roll, and read them beside Collier County's recorded deed record before we wrote a single figure on this page.

The 24-Month Picture, the First Window With Ten Closings

Measure, Units One, Two and Three, 24 months to September 26, 2026 Figure
Closed sales 14, all detached single-family
Dollar volume $18,978,000
Median sold price $1,250,000 (mean of the middle pair, $1,225,000 and $1,275,000)
Median sold price per square foot of living area $451.39
Median days on market 49 (13 sales with a marketing period)
Median sold-to-final-list 93.16 percent
At or above final list 1 of 14
Range $775,000 to $2,600,000
Active listings on the pull date 0, plus 1 pending with contingency

The twelve-month window holds only 8 closings, so it is a small sample and this page leads with 24 months, the first window that reaches ten. Sold-to-list is measured against the final list price, and one sale entered after closing carries no days on market.

Twelve, 24, 36 and 48 Months Side by Side

Window to September 26, 2026 Closings Median sold Median $ per living sq ft Median sold-to-list Median days on market
12 months (small sample) 8 $1,052,500 $420.92 94.52 percent 49 (n=7)
24 months 14 $1,250,000 $451.39 93.16 percent 49 (n=13)
36 months 21 $1,285,000 $470.09 93.38 percent 48.5 (n=20)
48 months 31 $1,450,000 $475.59 94.00 percent 45 (n=30)

The median falls as the window shortens mostly because of mix: six of the eight twelve-month closings were on Lone Pine Lane, the lowest-priced street, while the 48-month window holds all six Wild Orchid Court sales.

Against the Olde Cypress Benchmark

Twelve months to September 26, 2026 Closings Median sold Median $ per living sq ft Median sold-to-list Median days on market
Units One, Two and Three (small sample) 8 $1,052,500 $420.92 94.52 percent 49
All of Olde Cypress 26 $1,105,000 $472.75 97.52 percent 29

Across the community the median sale gave up about 2.5 points from its final list; here it gave up about 5.5 and took 20 days longer. The gap sits in the asking price: the Treeline Drive home that closed at 81.72 percent had waited 124 days.

The One Home Under Contract, and No Active Listing

On September 26, 2026 the association had no active listing and one Treeline Drive home pending with contingency: 4 bedrooms plus a den, 4 baths, 3,350 square feet, listed at $1,790,000 and under contract in 4 days. A Treeline Drive home of the same size closed in November 2025 at $1,225,000 after 124 days. The next seller meets buyers with no alternative on these streets, which is leverage only inside the recorded evidence.

What Has the County Deed Record Shown for Units One, Two and Three Sales?

Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 26 Sep 2026; Collier County Property Appraiser recorded sales file dated 29 Aug 2026)

The Recorded Record by Window

120 months 86 $1,025,000 (middle pair both $1,025,000) $415,000 to $3,100,000
All history since 1999 303 $765,000 (observed)

We tracked all 303 of these county sales by plat and street. A qualified sale is a transfer the county itself graded as an arm's-length market sale, improved and over $100,000. The highest recorded sale of the last five years, $3,100,000, was a Wild Orchid Court home in August 2022; the lowest of the last ten, $415,000, a Lone Pine Lane home in December 2020.

The Calendar-Year Median Since 2012

Calendar year Recorded qualified sales Median recorded price
2012 21 $570,000
2013 8 $862,500
2014 18 $740,000
2015 9 $835,000
2016 7 $840,000
2017 7 $744,000
2018 11 $800,000
2019 11 $740,000
2020 7 $1,025,000
2021 12 $1,137,600
2022 11 $1,510,000
2023 8 $1,737,500
2024 5 $1,438,000
2025 7 $1,715,000
2026, through May 22 6 $1,052,500

Every year here is a small sample, and each median moves with which streets sold. The median held between $740,000 and $840,000 from 2014 through 2019, crossed $1,000,000 in 2020 and peaked at $1,737,500 in 2023. Five of the six 2026 sales were on Lone Pine Lane.

Why the MLS and County Counts Differ

The county grades every deed and keeps only arm's-length sales, and its file ends at the May 22, 2026 recording because deeds lag; the MLS counts listed homes and runs to September 26, 2026. In the latest 24 months both show 14 sales at the same $1,250,000 median. We use the county for the long run and the MLS for days on market and sold-to-list, and never blend the two into one figure.

What Is a Unit One Home at Olde Cypress Worth?

A Unit One home at Olde Cypress, on Olde Cypress Drive or west Treeline Drive, recorded a $1,847,500 county median on six sales in 36 months, a small sample. Olde Cypress Drive's eight MLS closings over 48 months had a $1,757,500 median, second only to Wild Orchid Court inside the association.

Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 26 Sep 2026; Collier County Property Appraiser recorded sales file dated 29 Aug 2026)

Unit One by the Numbers

Measure, Olde Cypress Unit One Figure

Year built on the roll 2000 to 2006, median 2001
Median lot About 0.32 acre (0.25 to 0.43)
Homes backing onto the golf course parcel 60 of 61
Median 2026 preliminary just value $1,294,566 ($869,265 to $1,629,566)
Median 2026 preliminary total taxes $8,438
Homestead exemption 47 of 61 (77.0 percent)
County qualified sales, 36 months 6, median $1,847,500 (mean of $1,715,000 and $1,980,000), small sample
County qualified sales, 60 months 12, median $1,695,000 (mean of $1,675,000 and $1,715,000)

Unit One is the master plat, recorded at Plat Book 32, Pages 1 to 11, and it also carries the master association's tracts and the club parcel. Just value is the county's mass-appraisal estimate for taxation, not a sale price.

Olde Cypress Drive, Eight Closings in 48 Months

Every Olde Cypress Drive closing since September 2022 was a three-bedroom plan with a den, 2,786 to 3,956 square feet, closing from $1,325,000 to $2,350,000 at a street median of $1,757,500 (mean of $1,715,000 and $1,800,000). The 2,786 square foot plan closed at $1,325,000 in August 2023 and $1,715,000 in July 2025, so the plan alone does not set the price: lot, view and condition do.

Treeline Drive, Shared by Two Units

Treeline Drive's eight MLS closings over 48 months had a $1,500,000 median (mean of $1,325,000 and $1,675,000), on homes of 2,706 to 4,437 square feet. The street produced two full-price sales after 3 days, at $2,150,000 in 2023 and $1,998,500 in 2024, and the association's lowest sold-to-list, 81.72 percent after 124 days in November 2025. The MLS does not say which unit a Treeline sale sat in.

What Is a Unit Two or Wild Orchid Court Home Worth?

A Unit Two home at Olde Cypress, on east Treeline Drive or Wild Orchid Court, recorded a $1,305,000 county median on six sales in 36 months, a small sample. Wild Orchid Court is the association's top street: its six MLS closings over 48 months had a $1,929,111 median, and its $2,800,000 June 2024 sale was the association's highest MLS closing.

Homes backing onto the golf course parcel 55 of 69; 18 border the master preserve
Median 2026 preliminary just value $1,453,941 ($922,084 to $2,073,797), the highest of the three plats
Median 2026 preliminary total taxes $10,252
Homestead exemption 52 of 69 (75.4 percent)
County qualified sales, 36 months 6, median $1,305,000 (mean of $1,285,000 and $1,325,000), small sample
County qualified sales, 60 months 15, median $1,775,000; Treeline Drive 9 at $1,285,000, Wild Orchid Court 6 at $2,175,000 (mean of $1,950,000 and $2,400,000)

Wild Orchid Court, the Association's Top Street

Wild Orchid Court's six MLS closings since September 2022 ran from $1,775,000 to $2,800,000 on homes of 3,237 to 4,338 square feet, at a street median of $1,929,111 (mean of $1,908,222 and $1,950,000). In 2025 a 3,237 square foot home closed at $2,600,000 after 19 days, about $803 per square foot of living area, and a 3,738 square foot home at $1,775,000 after 58 days, about $475. Both closed below list, at 86.67 and 87.65 percent.

The 2023 Pair That Closed Above List

Two 3,240 square foot Wild Orchid Court homes closed on the same day in August 2023 at 109.64 and 123.21 percent of final list, after 940 and 434 days on market. The roll records two Unit Two homes built in the 2020s, but neither record says whether these sales were contracted before completion, so we treat them as outliers when pricing a resale.

East Treeline Drive and the Preserve Edge

The 44 Unit Two homes on Treeline Drive recorded a 60-month county median of $1,285,000 on nine sales, against Wild Orchid Court's $2,175,000 on six. Eighteen Unit Two lots border the master preserve, and Unit Two carries the association's heaviest mapped flood exposure on the effective 2012 map, so a current elevation certificate and any structure-removal letter matter most here.

What Is a Lone Pine Lane Home in Unit Three Worth?

A Lone Pine Lane home in Unit Three at Olde Cypress recorded a $972,500 county median on eight sales in 36 months, and Lone Pine Lane's nine MLS closings over 48 months had a $1,000,000 median. It is the association's most active street, with six of the association's eight MLS closings in the latest twelve months.

Measure, Olde Cypress Unit Three (Lone Pine Lane) Figure
Homes, 2026 preliminary Collier County roll 55, all on Lone Pine Lane
Median lot About 9,785 square feet (7,534 to 19,852)
Lot orientation 26 back onto the golf course, 33 onto the master preserve
Median 2026 preliminary just value $783,010
MLS closings, 48 months 9, median $1,000,000 (observed), small sample
County qualified sales, 36 months 8, median $972,500 (mean of $940,000 and $1,005,000), small sample
County qualified sales, 60 months 11, median $1,000,000

Three Plans Sold Twice, Three Years Apart

Lone Pine Lane sells from a short list of floor plans, and three sold twice: a 2,097 square foot plan at $1,000,000 in May 2023 and $850,000 in May 2026 (entered after closing); a 2,217 square foot plan at $1,025,000 in February 2024 and $1,005,000 in March 2026; and a 2,340 square foot plan at $925,000 in November 2023 and $1,100,000 in May 2026, after 13 days. Condition, updates and the golf or preserve side explain most of the spread.

Five Sales in Four Months of 2026, and the Longest Wait

Lone Pine Lane recorded five county sales between February and May 2026, from $850,000 to $1,110,000. It also produced the association's lowest 48-month MLS price: a 2,407 square foot home that closed at $775,000 in December 2025 after 293 days, 93.38 percent of a final $829,900. A seller in late 2026 prices against five fresh comparables, and so does the buyer's appraiser.

Living area is the MLS figure, not the county's base area; sold-to-list is against the final list price. Treeline Drive runs through Units One and Two, so its rows carry no plat label. "Entered after closing" marks a sale with no marketing period.

A Public-Record Sale, Worked Through: Treeline Drive, April 2026

This is a public-record sale from the Southwest Florida MLS and the county deed record, not a McGreevy and Comisar transaction. A Treeline Drive home of three bedrooms plus a den, three baths and 2,904 square feet of living area was listed at a final $1,300,000, went under contract after 6 days and closed on April 30, 2026 at $1,275,000, which is 98.08 percent of list and about $439 per square foot of living area. The county recorded the deed the same day at the same price.

Three lessons follow. First, it was the association's best sold-to-list result of the latest year, from a price set close to the evidence: a 2,706 square foot Treeline Drive home had closed at $1,285,000 in July 2025. Second, the Treeline home before it had asked $1,499,000 and closed at $1,225,000 after 124 days, about 16 points further from list. Third, it is now the newest Treeline Drive comparable, and the pending $1,790,000 listing will be appraised against it.

What a Buyer's Appraiser Will Reach For

An appraiser wants same-neighborhood sales of similar size and view from the last six to twelve months. Lone Pine Lane has six. Wild Orchid Court and Olde Cypress Drive have none in the twelve months to September 26, 2026, so an appraiser will reach back to 2025 or across to Treeline Drive. We assemble that set before you list, so a financed buyer's appraisal can support the price.

Units One, Two and Three vs Terramar at Olde Cypress: Which Will Your Buyer Choose?

Units One, Two and Three and Terramar at Olde Cypress are the two golf-course associations a buyer most often tours together behind the Treeline Drive gate. Units One, Two and Three is 185 homes on four streets with the larger lots; Terramar is 55 homes on two streets, all on the course, at a lower price per home.

Club social membership Mandatory with the deed, Declaration Section 14.02 Mandatory with the deed, Declaration Section 14.02

Both associations sit under the same master declaration, the same gate and the same schools. Terramar's rows are small samples, and its figures come from the same MLS pull and county file.

What the Comparison Means for Your List Price

A golf buyer between $1,100,000 and $1,800,000 sees Terramar's two active listings first, because this association had none on September 26, 2026. Your home has to beat them on lot size, the preserve or the Wild Orchid Court address. Terramar sold faster (31 days against 49) at a similar discount. Terramar owners are weighing the same choice on our Terramar seller page.

Who Should Choose Which

Choose Units One, Two and Three for a larger lot, a fairway or preserve choice, a Wild Orchid Court or Olde Cypress Drive address, or Lone Pine Lane's entry price. Choose Terramar for a golf lot on a two-street loop in a 55-home association at a lower median just value. Jesse McGreevy at (239) 898-6072 will tell you which buyer your home is most likely to meet.

How Does Units One, Two and Three Compare With Every Olde Cypress Neighborhood?

Units One, Two and Three sits in the upper middle of Olde Cypress on price: its three plats span the range from a Lone Pine Lane median near $972,500 to Unit One's $1,847,500 in the county's 36-month record, a band that brackets the Strada Bella, Santa Rosa, Lantana and Terramar medians. Only Da Vinci Estates recorded a higher neighborhood median.

Source: Collier County Property Appraiser 2026 preliminary roll and recorded qualified sales, data file dated August 29, 2026; Southwest Florida MLS Matrix, closed September 27, 2022 to September 26, 2026. Treeline Drive MLS sales ($1,500,000 on 8) span Units One and Two. Your plat, not the association, sets your peer group, and the Olde Cypress seller page reads the same table from the community level.

How Do We Price a Units One, Two and Three Home?

We price a Units One, Two and Three at Olde Cypress home from the recorded and MLS sales of its own plat and street, adjusted for plan size, golf or preserve view, lot, roof, impact protection and condition, then test it against Terramar's live listings and a buyer's appraiser. We never start from an association median.

We Start With Your Plat and Street

A Wild Orchid Court median of $1,929,111 and a Lone Pine Lane median of $1,000,000 sit inside one association, so the first step is the right peer group: your street's sales, then your plan size on that street, then your side of the golf or preserve line. On Lone Pine Lane the repeating plans make that comparison unusually direct.

Two Square-Foot Measures We Never Mix

The county divides a sale price by its own base area, which counts the garage and lanai; the MLS divides by the living area a listing agent enters. Every per-square-foot figure on this page is MLS living area, from about $322 to $803 over 48 months. Your valuation states which system every number came from.

Why Automated Estimates Miss Here

An automated model sees one address in "Olde Cypress" and blends 548 homes from a $630,000 Santorini villa to a $2,990,000 Da Vinci estate. It cannot tell Wild Orchid Court from Lone Pine Lane, a fairway lot from a preserve lot, or a home with a FEMA structure-removal letter from one without. Your buyer sees that estimate too, which is why your listing needs the evidence behind your price.

How Do We Market a Units One, Two and Three Home?

We market a Units One, Two and Three home on what its own lot offers: the fairway view in Unit One and on Wild Orchid Court, the larger lots of Unit Two, and the preserve edge and entry price of Lone Pine Lane, with professional media, the flood file up front and a gate-access showing plan.

Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 26 Sep 2026; Collier County Property Appraiser recorded sales file dated 29 Aug 2026)

The Realtor Rules at the Gate

The master association's Realtors Information page sets the showing rules: public open houses Saturday and Sunday from noon to 5 p.m. only, broker opens Monday to Friday, open house signs only from the guard house against a $20 refundable deposit, and one standardized green wooden For Sale sign, 2 feet by 1.5 feet. A buyer cannot simply drive in, so our showing plan is a guest-access plan first.

Photography, Aerial and the Association File

Units One and Two sell from the air, with the P.B. Dye course behind most lots and the master preserve on the east, so professional photography, aerial, floor plans and video are standard on every listing. The club's written figures, the estoppel figures, your elevation certificate and any FEMA letter go in the listing package from day one. A quiet, off-market sale is possible too, and we will tell you what it is likely to cost.

How Do We Negotiate a Units One, Two and Three Contract?

Jesse McGreevy and Marc Comisar negotiate every Units One, Two and Three offer themselves. With a 93.16 percent median sold-to-list over 24 months and outcomes from 81.72 to 123.21 percent over 48, the gap between list and sale is where money is kept or lost, so we prepare every answer early.

Reading a 93.16 Percent Market

As Top 1% Real Estate Agents Nationally Since 2008, we read the concessions first. The deepest belonged to homes that sat or started high: 81.72 percent after 124 days on Treeline Drive, 83.72 percent on Olde Cypress Drive in 2023, and 86.67 and 87.65 percent on Wild Orchid Court in 2025. Seven of 31 closings over 48 months reached or beat list, and four of those spent 5 days or fewer on market. A home priced on the recorded evidence leaves the buyer less to argue about.

The Club Question and the Insurance Question

A buyer who wants golf will ask whether your membership transfers; the club calls its non-equity golf memberships "Non transferable" on its equity versus non-equity explainer, and we get its written figures before listing. Most homes here were built from 2000 to 2007, so order the four-point and wind mitigation reports before listing.

Sequencing the Estoppel

Your sale needs an estoppel certificate from the Olde Cypress Homeowners' Association that includes the master share; the association is managed by Alliant, (239) 454-1101. We order it on the first business day after the contract is signed and write the contract dates around the slowest step.

What Does It Cost to Sell a Home in Units One, Two and Three?

Selling a Units One, Two and Three home costs the negotiated brokerage commission, Florida documentary stamp tax at $0.70 per $100, the estoppel certificate fee, a municipal lien search and prorated taxes. In Collier County the buyer customarily pays the owner's title policy and chooses the closing agent, and the master working capital contribution is collected at transfer.

Documentary Stamp Tax, Title and the Estoppel

Florida charges $0.70 per $100 of consideration under Florida Statutes 201.02, customarily paid by the seller: $7,000 at the $1,000,000 Lone Pine Lane median, $8,750 at the $1,250,000 association median and $13,504.40 at the $1,929,111 Wild Orchid Court median. In Collier County the buyer customarily pays the owner's title policy; the contract controls, and an owner who has sold in Lee County, where the custom flips, should confirm it in writing. The estoppel under Florida Statutes 720.30851 is capped at $299 for a current account, plus $119 for delivery within three business days.

The Master Working Capital Contribution and the Commission

Section 8.13 of the 2019 restated master Declaration lets the master association collect a working capital contribution "at the time of the transfer of title of any Parcel," in a Board-set amount we could not locate in any public document; your estoppel states it, and who pays it is a contract term. Since August 17, 2024, buyer broker compensation cannot be offered in the MLS and every commission is negotiable, per the National Association of REALTORS settlement FAQ.

A Seller Net Sheet at the 24-Month Median

Line, illustrative sale at $1,250,000 closing June 30 Who pays Amount
Documentary stamp tax on the deed Seller, by custom $8,750
Association estoppel certificate Seller, by custom Up to $299, plus $119 if rushed
Municipal lien search Seller, by custom Set by the title company
Property tax proration on the $7,532 association median bill Seller credits buyer About $3,735
Owner's title insurance policy Buyer, by Collier custom Buyer's cost
Master working capital contribution Per the contract Board-set; stated on the estoppel
Brokerage commission Seller As negotiated in your listing agreement

The proration is 181 days of the $7,532 median 2026 preliminary total tax for the 185 homes. On a Lone Pine Lane sale at the $1,000,000 street median, the stamp tax is $7,000, and the proration uses your own bill: a sampled 2025 Lone Pine Lane bill was $4,082.77 ad valorem plus $261.91 for garbage. We build your own net sheet before you sign a listing agreement.

What Must a Units One, Two and Three Seller Disclose Under Florida Law?

A Units One, Two and Three seller owes the Florida Statutes 720.401 homeowners association disclosure summary before the buyer signs, because the Olde Cypress Homeowners' Association and the master association are Chapter 720 homeowners associations, with no condominium behind the gate. Every seller also owes known material facts, the flood disclosure and the property tax disclosure summary.

The HOA Disclosure Summary Is Owed Before Contract

Florida Statutes 720.401 says a prospective parcel owner "must be presented a disclosure summary before executing the contract for sale," and on a resale the parcel owner supplies it. The contract must carry the statutory voidability language in conspicuous type. If the summary is not delivered, the buyer may void the contract "within 3 days after receipt of the disclosure summary or prior to closing, whichever occurs first," and cannot waive that right. The public documents we read do not show the declaration restating the duty; the statute alone sets it. This is general information, not legal advice.

Flood, Tax and Known Defects

Since October 1, 2024, Florida Statutes 689.302 requires a flood disclosure at or before contract covering past flood claims, federal flood assistance and known flood damage. Florida Statutes 689.261 requires the property tax disclosure summary. And under Johnson v. Davis, 480 So. 2d 625 (Fla. 1985), a seller must disclose known facts that materially affect value and are not readily observable: roof leaks, storm repairs, open permits and water intrusion.

How Does Flood Zone Affect Selling a Units One, Two and Three Home?

Flood zone reaches a Units One, Two and Three sale through the buyer's lender and insurer, and it differs by plat. On FEMA's effective May 16, 2012 map, 70 of the 185 footprints sit wholly in Zone AH, shallow ponding, and 69 partly; on the March 20, 2025 preliminary map, all 185 fall in Zone X.

The Effective 2012 Map, Plat by Plat

Plat Homes Footprint wholly in Zone AH Partly in Zone AH Zone X only
Unit One 61 11 20 30
Unit Two 69 30 35 4
Unit Three (Lone Pine Lane) 55 29 14 12

Source: FEMA's effective National Flood Hazard Layer overlaid on Collier County building footprints. "Partly" means any overlap, even a lanai corner. The preliminary map is not effective: Collier County opened the 90-day appeal period on August 19, 2026 and targets summer 2027, per its August 2026 release. Until then the 2012 map governs lending, and the lender decides per building.

Letters of Map Amendment and Elevation Certificates

FEMA has issued six structure-removal letters for Lone Pine Lane homes, most recently LOMA 25-04-6753A on September 29, 2025, and eight for Treeline Drive and Wild Orchid Court homes across Units One and Two since 2012, including LOMA 12-04-7997A. Collier County holds elevation certificates for addresses on Wild Orchid Court (5), Treeline Drive (4, a street Biscayne Place shares), Olde Cypress Drive (1) and Lone Pine Lane (1); one 2021 Wild Orchid Court certificate records the top of the bottom floor 3.6 feet above the 13-foot base flood elevation. Put your certificate and any letter in the listing file.

Hurricanes, Wind and the Build Era

Units One, Two and Three sits in Collier County Evacuation Zone E and Florida's Category 4 storm surge zone, about 6.7 miles inland, with a 160 mph design wind speed for houses. What a buyer's insurer prices is the roof date and the opening protection, and the build era differs by plat.

Plat First seen in the 2000 or 2002 county footprint layer 2004 2006 to 2009 2011 or later
Unit One (61) 43 12 6 0
Unit Two (69) 21 21 21 6
Unit Three (55) 26 18 11 0

The layer year bounds when a home was finished, not the year built. A home first seen in 2000 or 2002 likely predates the 2002 statewide Florida Building Code, so its insurer will want the re-roof permit, wind mitigation form and opening protection documented; see the state's Collier County storm surge map and the county's evacuation zone layer.

What Will Your Buyer Pay to Own a Units One, Two and Three Home?

Your buyer will underwrite a quarterly association invoice that includes the master share, mandatory club social dues, optional golf, property taxes at the 2025 rate of 9.5058 mills with no CDD, flood insurance where the lender requires it, and a homeowners policy priced on the roof and openings. None of the association or club amounts is published.

The Tax Reset Your Buyer Inherits

Group, 2026 preliminary Collier County roll Homes Median 2026 preliminary total taxes
Unit One 61 $8,438
Unit Two 69 $10,252
All of Units One, Two and Three 185 $7,532

A buyer does not inherit the seller's Save Our Homes cap: the assessment resets toward just value after the sale, so a homesteaded seller's bill understates the buyer's. Across the Olde Cypress PUD the 2026 preliminary median is $6,361 homesteaded against $9,176 non-homesteaded.

No CDD, and Dues Set by the Club

Olde Cypress has no Community Development District: Collier County's CDD layer shows none, and the only non-ad valorem line on a sampled 2025 Lone Pine Lane bill was garbage at $261.91. Social dues are payable "as promulgated by The Club," under Declaration Section 14.02, so the club sets them; we ask the membership office at (239) 596-4797 for current written figures before listing.

Which Rules Affect a Units One, Two and Three Sale?

The rules that affect a Units One, Two and Three sale are the master leasing limits, the two-step architectural review, the overnight parking rule, the lake and preserve easements and the realtor sign and open house rules. A buyer's agent will ask about each, so the recorded answers belong in your listing file.

Leasing, Parking and Architecture

Under Section 9.13 of the restated master Declaration and the 2013 leasing amendment, no lease may run under 60 days and no home may carry more than four leases a year, with Board approval, a $100 fee and a $1,000 refundable deposit. No vehicle may park on the streets overnight, and exterior changes need both the neighborhood and the master architectural committees. A lease in place transfers with the home unless the contract says otherwise, so share it early.

How Long Does It Take to Sell a Units One, Two and Three Home?

The median Units One, Two and Three home sold after 49 days on market over 24 months and 45 over 48 months, then about 30 to 60 days to close. The range is wide: 2 days for the fastest sale and 940 for the slowest, and six sales spent 5 days or fewer on market.

Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 26 Sep 2026; Collier County Property Appraiser recorded sales file dated 29 Aug 2026)

When These Homes Actually Closed

Closing months, 48 months of MLS closings Closings
February to May 14
June to August 11
October to December 6
January and September 0

Unlike the community as a whole, this association closes through the summer: 11 of 31 closings landed from June through August. Plan backward from the date you need to close: two to four weeks to prepare, the market period, then 30 to 60 days of contract. Marc Comisar handles gate access, inspections and the walkthrough for owners selling from out of state, and a Florida closing can be completed by mail or remote notary.

What Should Your Listing Say About Life in Units One, Two and Three?

Your listing should say what a portal cannot: a P.B. Dye course behind 141 of the 185 homes, a clubhouse renovated in 2025 and 2026, the master preserve on the east, one staffed gate, A-rated assigned schools, and a location 1.6 road miles from I-75. Each is a sourced fact, not an adjective.

The Course, the Clubhouse and the Schools

The only entrance is Treeline Drive at Logan Boulevard North, about a quarter mile north of Immokalee Road. The course is 18 holes, par 72, a P.B. Dye design with all 18 greens resurfaced in 2021, per Golfweek; the clubhouse reopened after Phase I in March 2026 and debuted its Greenside Grille in late April 2026, per Club + Resort Business. Every street here is zoned for 2026 to 2027 to Laurel Oak Elementary, Oakridge Middle and Aubrey Rogers High, per the Collier County Public Schools address lookup.

Why the Valuation Comes Before the Listing Agreement

Wild Orchid Court and Olde Cypress Drive recorded no MLS closing in the latest twelve months, and the whole association had no active listing on September 26, 2026. The next sale on a thin street sets the comparable for everyone after it, so the owner who sells next should see the evidence and the number first, and should call us first.

Why Does a Units One, Two and Three Specialist Matter When You Sell?

A Units One, Two and Three specialist matters because the facts that decide a sale here live in documents rather than in a listing feed: three plats inside one association, a street name shared with Biscayne Place, a club membership that passes by covenant, fees nobody publishes and a flood file that changes from Unit One to Lone Pine Lane.

What a General Naples Agent Tends to Miss Here

A general agent may price a Lone Pine Lane home off the Olde Cypress median, count a Biscayne Place sale as a comparable or market the preliminary flood map as if it were effective. Our Units One, Two and Three neighborhood guide sets out the street-by-street facts. To start, request a Units One, Two and Three valuation; if you are buying, see how we represent buyers in Naples.

Are You Also Buying Your Next Home in Southwest Florida?

About three in four Units One, Two and Three homes are homesteaded on the 2026 preliminary roll, and a homesteaded seller staying in Florida should plan the sale and the next purchase together, including two closing dates and the Save Our Homes portability claim that can carry tax savings to a new homestead.

Moving Within the Gate

If your next home is also behind the gate, the social membership follows the new deed under the same Declaration covenant. See how we help buyers purchase in Units One, Two and Three, the Units One, Two and Three neighborhood guide and the Olde Cypress community guide. For the wider city, read how we represent buyers in Naples or call Marc Comisar at (239) 287-5873; to price the home you are leaving, use our Units One, Two and Three home valuation page or call Jesse at (239) 898-6072.

Few. The MLS recorded 8 closings in the latest twelve months and 31 in 48 months; the county's calendar-year counts since 2016 run from 5 to 12.

How long does it take to sell a Units One, Two and Three home?

A median 49 days on market over 24 months, then about 30 to 60 days to close. Homes that started above the evidence waited 101 to 293 days.

What is the sold-to-list ratio in Units One, Two and Three?

93.16 percent over 24 months and 94.00 percent over 48, against 97.52 percent for all of Olde Cypress in the latest twelve months.

Is it a buyer's or seller's market here right now?

No active listing and one pending sale on September 26, 2026 favor a well-priced seller; the 93.16 percent sold-to-list says buyers still negotiate an overpriced home down.

How do Units One, Two and Three compare with Terramar for a seller?

Over 24 months: 14 closings at $1,250,000, 93.16 percent and 49 days here; 7 at $1,099,000, 92.11 percent and 31 days in Terramar, which had two active listings to this association's none.

Should I sell now or wait?

Sell when your plans say so, priced to your street's latest evidence. Waiting for 2023 prices on Wild Orchid Court or Olde Cypress Drive is a bet, not a plan.

When is the best time of year to sell here?

February through May produced 14 of 31 closings over 48 months, but June through August produced 11, so a well-priced summer listing is not a lost cause.

Why is the online estimate for my home wrong?

A model blends 548 Olde Cypress homes and cannot tell Wild Orchid Court from Lone Pine Lane or read a FEMA letter.

Does the club membership transfer to my buyer?

Your buyer becomes a social member automatically under Declaration Section 14.02. Golf is a separate purchase from the club, which describes its non-equity golf memberships as non-transferable.

What do club dues and golf initiation cost?

The club does not publish them, and third-party figures conflict widely. We get the current written figures from the membership office at (239) 596-4797 before listing.

What are the Olde Cypress HOA fees for Units One, Two and Three?

The association bills quarterly, including the master share, and publishes the amount only on the resident portal. The estoppel certificate for your home states it.

Does Units One, Two and Three have a CDD?

No. Collier County's CDD layer shows none over Olde Cypress, and a sampled 2025 Lone Pine Lane bill carried only a $261.91 garbage charge as a non-ad valorem line.

What is an estoppel certificate, and who pays for it?

The association's statement of what is owed under Florida Statutes 720.30851, capped at $299 plus $119 for rush delivery; the seller customarily pays it.

Who pays the master working capital contribution?

Section 8.13 authorizes it at the transfer of title in a Board-set amount we could not locate publicly. Who pays is a contract term, and the estoppel states the amount.

What must I give my buyer before the contract?

The Chapter 720 disclosure summary under Florida Statutes 720.401 before the buyer signs, plus the flood disclosure under 689.302 and the property tax disclosure summary under 689.261.

What happens if I forget the HOA disclosure summary?

The buyer may void the contract within 3 days after receiving it or before closing, whichever comes first, and cannot waive that right.

Who pays title insurance when I sell in Naples?

In Collier County the buyer customarily pays the owner's title policy and chooses the closing agent. The contract controls, so confirm it in writing.

Is my Units One, Two and Three home in a flood zone?

On the effective 2012 map, 139 of 185 footprints touch Zone AH; on the March 2025 preliminary map, all 185 fall in Zone X. Your elevation certificate and the lender decide.

Does a FEMA Letter of Map Amendment help my sale?

Yes. A structure-removal letter answers the lender's question on day one. Six Lone Pine Lane homes and eight Treeline Drive and Wild Orchid Court homes hold one.

Will my buyer's property taxes be higher than mine?

Usually, if you are homesteaded. The 2026 preliminary median bill is $7,532 across the 185 homes, and the buyer's assessment resets after the sale.

Can I hold an open house or put up a For Sale sign?

Open houses run Saturday and Sunday, noon to 5 p.m., with signs from the guard house; the only yard sign is the standardized green wooden For Sale sign.

Should I take a cash offer instead of listing?

Only if the net is right against a listed sale at a 93.16 percent median sold-to-list. A cash offer that saves 30 days but gives up 10 percent is expensive.

Is Fairway Preserve part of Units One, Two and Three?

No. Fairway Preserve at Olde Cypress is a 264-unit condominium with its own gate off Immokalee Road, outside the gated community and the master association.

Which schools serve Units One, Two and Three?

Laurel Oak Elementary, Oakridge Middle and Aubrey Rogers High for 2026 to 2027, on every street in the association.

What does it cost to sell a home here?

Commission as negotiated, stamp tax at $0.70 per $100 ($8,750 at the $1,250,000 median), the estoppel fee, a lien search and the tax proration.
