Why Sell Your Terramar at Olde Cypress Home With McGreevy and Comisar?

Terramar at Olde Cypress is 55 detached homes on Terramar Drive and Terramar Court in North Naples, every one of them on the golf course, and its last eleven MLS closings ran from $850,000 to $1,900,000. McGreevy and Comisar, Top 1% Real Estate Agents Nationally Since 2008, price a Terramar home by plan, condition and fairway, not by the gate.

This page is for the Terramar owner who is thinking about selling. The neighborhood itself, its streets, association and history, is covered in our Terramar at Olde Cypress neighborhood guide, and the wider community in our Olde Cypress community guide. If you want a number first, request a Terramar home valuation or call Jesse direct at (239) 898-6072. If you are buying instead, see how we help buyers purchase in Terramar, read how we represent buyers in Naples, or call Marc at (239) 287-5873.

One clarification before the numbers. This Terramar is the neighborhood association behind the Treeline Drive gate of Olde Cypress in Naples, ZIP 34119, not any other Florida subdivision or condominium that uses the Terramar name. And Fairway Preserve at Olde Cypress, the 264-unit condominium off Immokalee Road, sits outside the gate and is not part of the gated community.

What Makes Selling in Terramar at Olde Cypress Different?

Selling in Terramar at Olde Cypress differs from a typical Naples sale in five ways: every one of the 55 homes backs onto the golf course, one plan size has sold $800,000 apart, the road tract is still titled to the developer, club social membership passes with the deed, and no association dollar figure is published.

Fifty-Five Homes, Two Streets, All on the Golf Course

The Collier County Property Appraiser 2026 preliminary roll counts 55 single-family homes in Terramar: 43 on Terramar Drive and 12 on Terramar Court, on the west side of Olde Cypress toward Logan Boulevard. Measured against the golf course parcel on the county map, all 55 touch it, a share only Santa Rosa, Egret Cove and Biscayne Place match. Lots run from 9,003 to 19,454 square feet, with a median of 10,479. Terramar is one of nine neighborhood associations among Olde Cypress's 548 single-family homes, which the master association rounds to 550.

A Declaration From 2000 and a 2003 Successor Developer

Terramar carries the oldest recorded neighborhood declaration we found in Olde Cypress: the Terramar declaration recorded June 21, 2000 at OR 2689 PG 1846, with Terramar Development, Inc. as declarant. A 2003 amendment to the Terramar declaration, recorded May 12, 2003 at OR 3288 PG 1762, brought in Sussex Homes at Olde Cypress, LLC as successor developer. Terramar at Olde Cypress Homeowners Association, Inc. was filed with the state on April 27, 2000, per its Florida Division of Corporations record.

A Road Tract Still Titled to the Developer

On the 2026 preliminary roll, Terramar's road tract of 2.44 acres and one common tract are still titled to Terramar Development, Inc. rather than to the homeowners association, while every other Olde Cypress neighborhood association holds its own tracts. That is not a reason for a buyer to walk away, but it is a question a buyer's title agent or closing attorney will raise. A Terramar seller who asks the title company to look at it before listing keeps it off the contract calendar.

The Club Social Membership Comes With the Deed

"By acquisition of a Parcel, each Owner automatically becomes a social member of The Club at Olde Cypress," says Section 14.02 of the 2019 Amended and Restated Declaration for Olde Cypress, recorded at OR 5700 PG 1118. Your Terramar buyer inherits the social membership automatically; golf is a separate, optional purchase. The club is privately owned and non-equity, so nothing is refunded at closing.

No Published Fee, No CDD

The club does not publish its social dues, golf initiation or golf dues, and the Terramar association does not publish its quarterly assessment outside the resident portal. Third-party golf initiation figures circulating online conflict widely, from roughly $45,000 to $175,000, and none is club-published. Olde Cypress has no Community Development District, per Collier County's CDD layer, so there is no district debt line to explain. The estoppel certificate is the reliable fee figure.

Key Takeaways for a Terramar at Olde Cypress Seller

  • Club social membership passes with the deed; golf does not. Neither the club nor the Terramar association publishes a dollar figure, and there is no CDD.
  • On FEMA's effective 2012 map, 7 Terramar footprints sit wholly in Zone AH and 31 partly; the March 2025 preliminary map, not yet effective, draws all 55 in Zone X.

Is Now a Good Time to Sell a Terramar at Olde Cypress Home?

For a Terramar home priced to its own plan and condition, yes, with care. We tracked every one of the 11 Terramar closings in the Southwest Florida MLS since September 2022, assigned each to Terramar by its street against the county roll, and read them beside every qualified sale Collier County recorded on Terramar Drive and Terramar Court before we wrote a single figure on this page.

Shorter Windows, Labelled Small Samples

Window ending September 26, 2026 MLS closings Median sold Median per living sq ft Median sold-to-list Median days on market Label
12 months 3 $1,099,000 $547.58 92.11 percent 7 Small sample

48 months 11 $1,400,000 $446.14 93.65 percent 20 Lead window

The 48-month window is the first to reach ten closings, so it leads; the shorter windows are shown because a buyer's agent will quote them. With an odd count the median is the middle sale; with an even count it is the mean of the middle pair, shown beside it. The twelve-month $547.58 per square foot is pulled up by a 2,007 square foot house that sold at full price in three days.

The Two Terramar Listings on the Market Today

On September 26, 2026 two Terramar Drive homes were active. One is a 3-bedroom plus den with 3 baths and 2,816 square feet of living area at $1,825,000, on the market 133 days. The other is a 3-bedroom plus den with 3 baths and 3,255 square feet at $1,669,900, on the market 17 days. By our arithmetic those asks are about $648 and $513 per square foot of living area, against a 48-month sold median of $446.14. Both are your competition the day you list.

Terramar Against the Olde Cypress Benchmark

Measure Terramar, 12 months (small sample) Terramar, 48 months All Olde Cypress, 12 months
MLS closings 3 11 26
Median sold price $1,099,000 $1,400,000 $1,105,000 (mean of $1,100,000 and $1,110,000)
Median per living sq ft $547.58 $446.14 $472.75
Median sold-to-final-list 92.11 percent 93.65 percent 97.52 percent
Median days on market 7 20 29 (n=24)
Active listings on September 26, 2026 2 2 5, plus 1 pending

The yardstick that matters is sold-to-list. The typical Olde Cypress closing in the last twelve months gave up about 2.5 points from its final list; the Terramar 48-month median gave up about 6.4 points. With two Terramar listings against three Terramar closings in twelve months, the neighborhood carries roughly eight months of supply at that pace, our arithmetic on a small sample, against about 2.3 months for Olde Cypress as a whole.

What Has the County Deed Record Shown in Terramar at Olde Cypress Since 2000?

Collier County has recorded 118 qualified Terramar sales since the first in 2000, at an all-history median of $699,650. The calendar-year median stayed between $505,000 and $968,000 from 2000 to 2021, jumped to $1,460,000 in 2022, and has run from $1,075,000 to $1,424,500 since, on four or five sales a year.

Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 26 Sep 2026; Collier County Property Appraiser recorded sales file dated 29 Aug 2026)

We tracked all 118 qualified Terramar sales in the county's recorded record, from the first in 2000 to the latest in 2026, and every figure in this section is drawn from them.

The Recorded Record by Window

Window ending August 29, 2026 Recorded qualified sales Median recorded price Range Label
12 months 4 $1,137,000 (mean of $1,099,000 and $1,175,000) $1,075,000 to $1,750,000 Small sample
24 months 7 $1,099,000 $850,000 to $1,900,000 Small sample
36 months 8 $1,137,000 (mean of $1,099,000 and $1,175,000) $850,000 to $1,900,000 Small sample
60 months 16 $1,397,500 (mean of $1,395,000 and $1,400,000) $850,000 to $1,900,000
120 months 28 $975,000 (mean of $950,000 and $1,000,000) $556,000 to $1,900,000
All history since 2000 118 $699,650 (mean of $699,300 and $700,000)

A qualified sale is a transfer the county itself graded as an arm's-length market sale. The 60-month median is higher than the 24 and 36-month medians because it still holds the four 2022 sales, recorded from $1,300,000 to $1,800,000. That is the honest shape of Terramar's market: a 2022 step up, a strong 2023, no recorded sale in 2024, and a wider spread since.

Thinking of Selling Your Terramar at Olde Cypress Home? Start With a Plan-and-Fairway Valuation

Every one of the 55 Terramar homes at Olde Cypress sits on the golf course, so view alone does not set your price: plan size, condition and the exact fairway do, and the last eleven sales ran from $850,000 to $1,900,000. 2021 4 $679,000
2022 4 $1,460,000
2023 4 $1,400,000
2025 5 $1,075,000
2026, through the August 29 file 2 $1,424,500

Every year after 2005 is a small sample, so read the line, not a single year. The early years are the original builder sales and first resales, when 55 homes were being finished: 48 of the 118 qualified sales were recorded from 2000 through 2004. From 2008 to 2021 the yearly median stayed between $505,000 and $810,000, and most years sat between $580,000 and $680,000. The 2022 median of $1,460,000 is more than double 2021's $679,000.

A Year With No Recorded Sale

The county file shows no qualified Terramar sale in 2024, and the MLS shows no Terramar closing between November 2023 and February 2025. In a 55-home neighborhood that gap is normal, but it matters: an appraiser in early 2025 had no Terramar sale newer than 2023, and the next seller set the comparable for everyone after.

Why the MLS and County Counts Differ

The MLS counts listed homes to September 26; the county keeps only arm's-length deeds, records them a few days before the MLS close date, and its file ends at the May 22, 2026 recording. We use the county for the long price record and the MLS for days on market and sold-to-list, and never blend the two into one figure.

Which Recent Terramar Sales Matter Most to Your Price?

The Terramar sales that matter most to your price are the ones of your plan size and condition, because every Terramar home shares the golf course. Eleven MLS closings in 48 months show that the same size of house has sold hundreds of thousands of dollars apart, so we list every sale rather than lean on one median.

Living area is the figure the listing agent entered in the MLS, not the county's building area. House numbers are left off on purpose; the street is enough to read the market.

Same Size, $800,000 Apart: The 2,858 Square Foot Pair

Two Terramar Drive sales carried 2,858 square feet of living area. In April 2025 one closed at $950,000 after 103 days, 77.87 percent of its final list, the deepest discount in the 48 months. In March 2026 one closed at $1,750,000 after 96 days, 92.11 percent of list. The same size of house, eleven months apart, recorded $800,000 apart, about $332 against $612 per square foot. Size did not set those prices; condition, finish and the specific lot did, which is the first thing a Terramar valuation has to measure.

The 2,816 Square Foot Plan, Three Times

A 3-bedroom plus den of 2,816 square feet has appeared three times: sold at $1,400,000 in May 2023 (93.33 percent, 20 days), sold at $1,075,000 in December 2025 (89.96 percent, 7 days), and listed today at $1,825,000 after 133 days. Three prices for one size, $750,000 from low to high. A seller with this plan should expect the December 2025 sale on the table and be ready to show why the home is not that one.

Terramar Court: One Closing in Four Years

Terramar Court holds 12 of the 55 homes and produced one MLS closing in 48 months: a 4-bedroom, 3-bath home of 2,758 square feet that went under contract in 2 days and closed on September 23, 2025 at $1,175,000, 95.92 percent of list. The county's earlier Terramar Court record includes $1,395,000 and $1,300,000 in August and September 2022. For a Court seller, the comparable set will always borrow from Terramar Drive, and we assemble it that way.

A Public-Record Sale, Worked Through: Terramar Drive, March 2026

This is a public-record sale from the Southwest Florida MLS and the county deed record, not a McGreevy and Comisar transaction. The most recent Terramar closing was a 3-bedroom plus den, 3-bath Terramar Drive home of 2,858 square feet. It was listed at a final $1,900,000, spent 96 days on market and closed on March 12, 2026 at $1,750,000: 92.11 percent of list, about $612 per square foot of MLS living area, and the highest Terramar closing of the last twelve months. The county recorded the deed on March 6 at the same $1,750,000.

Three lessons follow for the next Terramar seller. First, the price a buyer will pay here can reach $1.75 million and beyond: this is the second-highest Terramar closing in four years, behind $1,900,000 in April 2025. Second, the $150,000 gap between final list and sale, after more than three months, is the cost of starting above the evidence: in a neighborhood with a 20-day median, 96 days means the first price was not the one that sold it. Third, that sale now anchors every Terramar valuation, and the two homes listed today at $1,825,000 and $1,669,900 are being measured against it.

The Fastest Sale: Three Days at Full Price

The one Terramar closing at or above list in 48 months was the smallest home in the set: a 3-bedroom, 2-bath Terramar Drive home of 2,007 square feet, listed at $1,099,000, under contract in 3 days and closed at full price on February 24, 2026. The lesson is not that small homes sell better. It is that a price a buyer recognizes as fair on day one gets full price, while the same neighborhood's overpriced homes gave up 8 to 22 percent.

What a Buyer's Appraiser Will Reach For

A lender's appraiser wants same-neighborhood sales of similar size from the last six to twelve months. In Terramar that usually means two or three, and for fifteen months from late 2023 there were none. We assemble the set before you list, including the Santa Rosa and Unit One golf sales an appraiser may be forced to adjust, so our price is one a financed buyer's appraisal can support.

Terramar vs Santa Rosa at Olde Cypress: Which Will Your Buyer Choose?

Terramar and Santa Rosa at Olde Cypress are the two golf-course neighborhoods of similar lot size that a buyer most often tours together: 55 homes on Terramar Drive and Terramar Court against 27 on Monteverde Way, every home on the course in both. Santa Rosa has recorded higher prices; Terramar has more sales and more choice.

Effective 2012 flood map, footprints wholly in Zone AH 7 of 55 12 of 27

Santa Rosa's four MLS closings are a small sample, so its medians can move a long way on one sale.

Why Santa Rosa Has Recorded Higher

On lots of about the same size and the same golf frontage, Santa Rosa's 48-month MLS median runs about $156,000 above Terramar's, and its county 36-month median about $375,000 above, on far fewer sales. Part of that is build era: Santa Rosa's roll years run a little later, to 2007. Part is mix: none of Santa Rosa's four closings was a 2,000 to 2,300 square foot home, while Terramar's set includes two. And part is scarcity: 27 homes, no listing today, and one or two sales a year.

Who Should Choose Terramar, and Who Should Choose Santa Rosa

A buyer should choose Terramar for more homes to choose from, a lower entry price on the golf course, the Court for a cul-de-sac setting, and a flood map where only 7 of 55 footprints sit wholly in Zone AH. A buyer should choose Santa Rosa for a single-street setting, somewhat newer build years and a recent sales record near $1.5 million to $1.6 million, if a home ever comes up.

What the Comparison Means for Your List Price

Your buyer has very likely looked at Santa Rosa, found nothing for sale, and come to Terramar. That buyer knows Santa Rosa's $1,512,500 and $1,600,000 closings of December 2025, and a well-finished Terramar home can use them. A dated one cannot: a buyer's agent will answer with Terramar's own $950,000 and $1,075,000 sales. The Santa Rosa seller's view of the same comparison is on our page about selling a home in Santa Rosa at Olde Cypress. For a written Terramar number, request a Terramar at Olde Cypress valuation or call Jesse direct at (239) 898-6072; buyers can start with how we represent buyers in Naples or call Marc at (239) 287-5873.

How Does Terramar Rank Among the Nine Olde Cypress Neighborhoods?

Terramar ranks in the middle of the Olde Cypress price ladder: its 48-month MLS median of $1,400,000 sits below Da Vinci Estates, Wild Orchid Court, the Treeline and Olde Cypress Drive streets and Santa Rosa, and above Lantana, Lone Pine Lane and Santorini Villas, while its median just value is the fourth lowest of eleven groups.

The Neighborhood Ladder

Neighborhood Homes Median 2026 preliminary just value 36-month county median (sales) 48-month MLS median (closings)
Biscayne Place 8 $1,704,810 No sale in 36 months Counted with Treeline Drive
Da Vinci Estates 60 $1,657,416 $2,387,500 (12) $2,150,000 (17)
Olde Cypress Unit Two, including Wild Orchid Court 69 $1,453,941 $1,305,000 (6) Wild Orchid Court $1,929,111 (6)
Strada Bella 18 $1,365,158 One sale, $1,775,000 One sale, $1,775,000
Olde Cypress Unit One 61 $1,294,566 $1,847,500 (6) Treeline and Olde Cypress Drive $1,695,000 (16)
Santa Rosa 27 $1,079,324 $1,512,500 (3) $1,556,250 (4)
Lantana 122 $1,045,298 $1,320,000 (17) $1,335,000 (28)
Terramar 55 $965,006 $1,137,000 (8) $1,400,000 (11)
Egret Cove 18 $828,724 No sale in 36 months Two sales, $1,025,000 and $1,200,000
Lone Pine (Unit Three) 55 $783,010 $972,500 (8) $1,000,000 (9)
Santorini Villas 55 $558,186 $640,000 (11) $645,000 (13)

Just value is the county's mass-appraisal estimate for taxation, not a sale price. Most rows are small samples. The MLS groups the Unit One and Unit Two streets and Biscayne Place by street, so those rows are not directly comparable.

Most Golf Frontage for the Money

Terramar gives a buyer the most golf frontage for the money among the detached neighborhoods: every lot on the course, lot sizes in line with Santa Rosa and Lantana, and a median just value below both. That sentence belongs near the top of a Terramar listing; the full community seller view is on our page about selling a home in Olde Cypress.

How Do We Price a Terramar at Olde Cypress Home?

We price a Terramar at Olde Cypress home from the Terramar sales of its own plan size, then adjust for condition, finish, fairway view, lot, roof, impact protection and flood file, and test the number against the two live listings and what a buyer's appraiser will find. We never start from a community median or an automated estimate.

Two Square-Foot Measures We Never Mix

The county divides a sale by its own building area, which includes garage and covered areas; the MLS divides by the living area a listing agent enters. Over 48 months the Terramar MLS median is $446.14 per square foot of living area, and we never restate it against the county's denominator.

Why Automated Estimates Miss in Terramar

An automated model needs many similar recent sales. Terramar produced three MLS closings in twelve months and none at all in 2024, and the same plan size has sold $800,000 apart. A model cannot see a renovated kitchen, a new roof or which hole your lanai faces, and it cannot read a FEMA letter. Your buyer sees that same estimate, which is why your listing needs the evidence behind your price.

The Value Drivers a Model Cannot See

Condition first: the spread between the 2,858 square foot sales says more than any other number on this page. Then the view: every Terramar lot touches the course, but a long fairway view and a lot near a tee box are not the same asset. Then the lot, from 9,003 to 19,454 square feet. Then the build year, from about 2000 to 2006, which drives the roof date, the opening protection and the buyer's insurance quote.

Pricing Against the Two Live Listings

With two Terramar homes listed at $1,825,000 and $1,669,900, your price is judged against homes a buyer can walk the same afternoon. The $1,825,000 home, at 2,816 square feet, has waited 133 days; the larger $1,669,900 home is newer to market. We tour both, read their histories and set your number where it wins the comparison rather than where it merely matches it.

How Do We Market a Terramar at Olde Cypress Home?

We market a Terramar at Olde Cypress home to the buyer who chooses golf frontage over newer construction: a full-time Naples household for most homes, and a seasonal golf buyer for the rest. That means professional media from the fairway side, the club, fee, flood and title file up front, and a showing plan built around a staffed gate.

Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 26 Sep 2026; Collier County Property Appraiser recorded sales file dated 29 Aug 2026)

Who Owns in Terramar, and Therefore Who Will Buy

On the 2026 preliminary roll, 36 of the 55 Terramar homes, 65.5 percent, carry a Florida homestead exemption, and 12 mail their tax bills outside Florida, 10 within the United States and 2 abroad. That describes ownership: most Terramar homes are primary residences and a real share are second homes, so the listing speaks to both.

Selling the Fairway View

A Terramar home sells from the back of the lot. Professional architectural photography, aerial capture of the course behind the home, a floor plan and a video walkthrough are standard on every McGreevy and Comisar listing. The buyer should see which hole your home faces before the first showing.

The Realtor Rules at the Gate

The master association's Realtors Information page sets the rules: public open houses on Saturday and Sunday from noon to 5 p.m. only, broker opens Monday to Friday, open house signs from the guard house against a $20 refundable deposit, and one standardized green wooden For Sale sign, 2 feet by 1.5 feet, as the only sign allowed. A buyer who cannot simply drive in has to be reached before arrival, so our showing plan is a guest-access plan first.

Putting the Club, Fee, Flood and Title File in the Package

We put the club's written figures, the Terramar estoppel figures, your elevation certificate and any FEMA letter, and the title company's read on the road tract in the listing file from day one, because buyers ask about each at the first showing.

How Do We Negotiate a Terramar at Olde Cypress Contract?

Jesse McGreevy and Marc Comisar negotiate every Terramar at Olde Cypress offer themselves. With a 48-month median of 93.65 percent of final list and outcomes from 77.87 to 100 percent, the Terramar negotiation is where a seller's money is kept or lost, so we prepare the club, fee, flood, title and insurance answers before the first offer arrives.

Partner-Level Negotiation, Never an Assistant

The person who priced your home is the person across the table from the buyer's agent. Offers are not relayed by a coordinator, and counteroffers are not written from a template.

Reading a 93.65 Percent Market

The median Terramar closing gave up about 6.4 percent from its final list, and the deepest concessions belonged to homes that sat: 77.87 percent after 103 days, 92.11 percent after 96 days, and 93.65 percent after 243 days. The homes that sold in two, three and ten days closed at 95.92, 100 and 97.61 percent. A price built on Terramar's recorded evidence leaves the buyer less room to argue.

The Club Question at the Table

A buyer who wants golf will ask what it costs and whether your membership transfers. Your buyer becomes a social member by covenant, but golf is a separate purchase, and the club's own explainer describes its non-equity memberships as "Non transferable." We get the club's current written figures before listing, so an unanswered club question never becomes a price concession.

Inspection, Roof, Wind Mitigation and Insurance

Terramar homes were built from about 2000 to 2006, and a buyer's insurer will ask for a four-point inspection, with a wind mitigation report that can lower the premium. We recommend both before listing, so a problem is found on your schedule, not inside the buyer's inspection period.

Estoppels and the Title Question

Your sale needs an estoppel certificate from the Terramar association, which bills the master share, and the title company confirms the master figures. The master association is managed by Alliant Property Management at (239) 454-1101; the Terramar association's state filing lists an individual registered agent in Naples rather than a manager, so we confirm the Terramar estoppel contact at listing. We order every certificate the first business day after the contract.

What Does It Cost to Sell a Home in Terramar at Olde Cypress?

Selling a Terramar at Olde Cypress home costs the negotiated brokerage commission, Florida documentary stamp tax on the deed at $0.70 per $100, the estoppel certificate fees, a municipal lien search and prorated taxes. In Collier County the buyer customarily pays the owner's title policy, and the contract controls every allocation.

Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 26 Sep 2026; Collier County Property Appraiser recorded sales file dated 29 Aug 2026)

Documentary Stamp Tax on the Deed

Florida charges $0.70 per $100 of consideration under Florida Statutes 201.02, and a Florida seller customarily pays it. At Terramar's own prices that is $5,950 on the $850,000 low sale, $7,693 on the $1,099,000 twelve-month median, $9,800 on the $1,400,000 48-month median and $13,300 on the $1,900,000 top sale.

Title Insurance and the Collier County Custom

In Lee County the seller customarily chooses the closing agent and pays the owner's title policy. In Collier County, where Terramar sits, the buyer customarily chooses the closing agent and pays the owner's title policy. The contract controls, so an owner who has sold in Lee County should confirm the allocation in writing. Florida promulgates the premium itself under Florida Administrative Code Rule 69O-186.003.

Estoppel Certificates and Their Fees

Under Florida Statutes 720.30851, a homeowners association must issue an estoppel certificate stating the regular assessment, the amount paid through, any balance and any capital contribution or transfer fee due at closing. The cap is $299 per certificate for a current account, $119 more for delivery within three business days and $179 more if the account is delinquent. The seller customarily pays it.

The Master Working Capital Contribution

Section 8.13 of the restated declaration lets the master association collect a working capital contribution "at the time of the transfer of title of any Parcel," in an amount the Board sets from time to time. We could not locate the current amount publicly, nor any Terramar transfer fee; the estoppel states what applies, and who pays is a contract term.

Commission After the NAR Settlement

Since August 17, 2024, offers of buyer broker compensation cannot be advertised in the MLS, buyers sign written agreements with their own agents before touring, and every commission is fully negotiable and not set by law, per the National Association of REALTORS settlement FAQ.

A Seller Net Sheet at the Terramar 48-Month Median

Line, illustrative Terramar sale at $1,400,000 closing June 30 Who pays Amount
Documentary stamp tax on the deed Seller, by custom $9,800
Terramar association estoppel certificate Seller, by custom Up to $299, plus $119 if rushed
Municipal lien search Seller, by custom Set by the title company
Property tax proration on the $7,334 Terramar median bill Seller credits buyer About $3,637
Owner's title insurance policy Buyer, by Collier custom Buyer's cost
Master working capital contribution Per the contract Board-set; stated on the estoppel
Brokerage commission Seller As negotiated in your listing agreement

The proration line is 181 days of the $7,334 median 2026 preliminary total tax for Terramar, before any early-payment discount convention. At the $1,099,000 twelve-month median the stamp tax line falls to $7,693 and the rest is unchanged. Your own net sheet uses your price, your tax bill and your estoppel, and we build it with you before you sign.

What Must a Terramar Seller Disclose Under Florida Law?

A Terramar at Olde Cypress seller owes the Florida Statutes 720.401 homeowners association disclosure summary before the buyer signs, because the Terramar association and the master association are Chapter 720 homeowners associations and no condominium sits behind the gate. Every seller also owes known material facts, the flood disclosure and the property tax disclosure summary.

The HOA Disclosure Summary Is Owed Before Contract

Florida Statutes 720.401 says a prospective parcel owner "must be presented a disclosure summary before executing the contract for sale," and on a resale the parcel owner, not a developer, supplies it. The contract must carry the statutory voidability language in conspicuous type. If the summary is not delivered, the buyer may void the contract "within 3 days after receipt of the disclosure summary or prior to closing, whichever occurs first," and that right cannot be waived.

Who Owes What in a Terramar Sale

You, the seller, owe the disclosure summary before the contract is signed. The master association's working capital contribution under Section 8.13 is collected at the transfer of title. The public documents we read do not show the Terramar or master declaration restating the 720.401 duty, so the statute alone sets it. This is general information, not legal advice; your closing agent or attorney confirms it for your contract.

Flood Disclosure Under Section 689.302

Since October 1, 2024, Florida Statutes 689.302 requires a residential seller to deliver a flood disclosure at or before the contract, stating whether the seller has filed a flood insurance claim, received federal disaster assistance for flood damage, or knows of flood damage. In Terramar, pair the form with your elevation certificate and any FEMA letter for your lot.

Property Tax and Known Defects

Florida Statutes 689.261 requires a property tax disclosure summary warning the buyer not to rely on the seller's taxes. And under Johnson v. Davis, 480 So. 2d 625 (Fla. 1985), a seller must disclose known facts that materially affect value and are not readily observable: past roof leaks, storm repairs, open permits and water intrusion belong on the disclosure.

How Does Flood Zone Affect Selling a Terramar Home?

Flood zone affects a Terramar at Olde Cypress sale through the buyer's lender and insurer. On FEMA's effective May 16, 2012 map, 7 Terramar footprints sit wholly in Zone AH, 31 partly and 17 wholly in Zone X, while FEMA's March 20, 2025 preliminary map, not yet effective, places all 55 in Zone X.

Data updated: September 2026 (FEMA National Flood Hazard Layer, effective and preliminary, overlaid on Collier County building footprints; Collier County August 2026 release)

The Effective 2012 Map in Terramar

Zone AH is shallow flooding, usually ponding, one to three feet deep, with a base flood elevation; the base flood elevation lines near Terramar run 11.5 to 12.5 feet NAVD88 on FEMA's effective National Flood Hazard Layer. Many of the 31 partly-mapped footprints clip only a sliver. Every FEMA letter we read here names the flooding source as ponding and overland flow, not the Gulf. Four Terramar lots touch Zone AE along a lake edge.

The Three Terramar Lots Removed in 2012

FEMA's LOMA 12-04-5230A, issued in 2012, removed three Terramar lots, with one Strada Bella lot, from the Special Flood Hazard Area to shaded Zone X. If your lot is one of them, that letter belongs in your listing file. If your footprint partly touches Zone AH and you have no letter, a licensed surveyor can tell you whether one is worth applying for before you list.

What One Terramar Elevation Certificate Shows

Collier County holds one elevation certificate for a Terramar Drive home, dated 2017: the certificate places the home in Zone X with the top of the bottom floor at 15.4 feet NAVD88 and adjacent grade at 14.5 to 14.8 feet, about three feet above the nearby base flood elevation lines. One certificate is not a survey, but it is the evidence that settles a lender.

The Preliminary Map Is Not the Map Yet

On the preliminary map, all 55 Terramar homes fall in Zone X. Collier County opened the 90-day appeal period on August 19, 2026, with the new map targeted for summer 2027, per its August 2026 release. Until then the 2012 map governs, lenders decide per building, and a seller should tell a buyer both stories rather than market a draft.

Evacuation Zone, Surge and Wind

Olde Cypress sits in Collier County Evacuation Zone E and the state's Category 4 storm surge zone, with no Coastal High Hazard Area and no Zone VE, per the county's evacuation zone layer and the state surge map. The design wind speed for houses is 160 mph. About 20 of the 55 Terramar homes appear in the county's 2000 or 2002 footprints, so a re-roof permit and wind mitigation form carry weight with an insurer.

What Will Your Terramar Buyer Pay to Own the Home?

Your Terramar at Olde Cypress buyer will underwrite a quarterly neighborhood invoice that includes the master share, mandatory club social dues, optional golf, property taxes at the 2025 rate of 9.5058 mills with no CDD, flood insurance where the lender requires it, and a homeowners policy priced on the roof and openings. No association or club amount is published.

The Quarterly Invoice and the Club

Owners receive quarterly invoices from their neighborhood association that include the neighborhood costs plus the master share, per the master association's About page, covering the common grounds, landscaping, streetlights, paving, stormwater and basic exterior landscaping of each home. Social dues are payable "as promulgated by The Club ... from time to time," under Section 14.02. We ask the club's membership office at (239) 596-4797 for the current written figures before your listing goes live.

The Tax Reset Your Buyer Inherits

The median 2026 preliminary total tax bill in Terramar is $7,334, and the median just value $965,006, on the Collier County Property Appraiser 2026 tax roll. A buyer does not inherit the seller's Save Our Homes cap: the year after purchase, the assessed value resets toward the just value, so a buyer replacing a long-held homesteaded owner usually pays more. The 2025 millage was 9.5058 mills, per the 2025 Collier County Tax Collector bill for an Olde Cypress home.

How Long Does It Take to Sell a Terramar at Olde Cypress Home?

The median Terramar at Olde Cypress home sold after 20 days on market in the 48 months to September 26, 2026, then took about 30 to 60 days to close. The range is wide: 2 days for the fastest sale and 275 for the slowest, and the homes that waited longest gave up the most at the table.

Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 26 Sep 2026; Collier County Property Appraiser recorded sales file dated 29 Aug 2026)

When Terramar Homes Actually Closed

Of the 11 Terramar MLS closings in 48 months, 8 closed from February through May: two each in February, March, April and May. The other three closed in September, November and December. A Terramar home that goes live in November or December meets the season's buyers as they arrive; a home listed in April is racing the end of it.

Selling While You Are Out of State

About a third of Terramar homes carry no homestead exemption, so many Terramar sellers sell from somewhere else. Marc Comisar handles the gate, contractors, inspections and the walkthrough, and closing can be done by mail or remote notary.

What Should Your Listing Say About Life at Terramar?

Your Terramar at Olde Cypress listing should say what a portal cannot: a home on a P.B. Dye course opened in 1999, a clubhouse renovated in 2025 and 2026, one quiet gate, A-rated assigned schools and a location about 1.6 road miles from I-75. Each of those is a sourced fact, not an adjective.

The Course and the Renovated Clubhouse

The course is 18 holes, par 72, with all 18 greens resurfaced and all 98 bunkers rebuilt in 2021, per Golfweek. The clubhouse reopened after Phase I in early March 2026 and finished with the Greenside Grille in late April 2026, per Club + Resort Business, a $16 million renovation funded by the owner with no member assessment.

Schools, Entrance and Drive Times

Terramar Drive and Terramar Court are zoned for 2026 to 2027 to Laurel Oak Elementary, Oakridge Middle and Aubrey Rogers High, per the Collier County Public Schools address lookup, all rated A in 2024, 2025 and 2026 per the Naples Daily News republication of state data. The only entrance is Treeline Drive at Logan Boulevard North, about a quarter mile north of Immokalee Road.

Why Does a Terramar Specialist Matter When You Sell?

A Terramar at Olde Cypress specialist matters because the facts that decide a sale here live in documents, not a listing feed: a same-size plan that has sold $800,000 apart, a road tract still titled to the developer, a club membership that passes by covenant, fees nobody publishes, and a flood map in transition.

Two listings against three closings in twelve months is roughly eight months of supply, our arithmetic on a small sample, which gives a buyer room to negotiate an overpriced home.

How does Terramar compare with Santa Rosa for a seller?

Santa Rosa's 48-month MLS median is $1,556,250 on 4 closings against Terramar's $1,400,000 on 11, a small sample, with no Santa Rosa listing today. A well-finished Terramar home can use Santa Rosa's sales.

Should I sell now or wait?

Sell when your plans say so, priced to the latest Terramar evidence. Waiting for a specific number is a bet, not a plan.

When is the best time of year to sell in Terramar?

February through May: 8 of 11 Terramar MLS closings in 48 months landed in those months. List in November or December to meet the season's buyers as they arrive.

Why is the online estimate for my Terramar home wrong?

Because a model cannot see condition, finish or which fairway you face, and Terramar produces too few sales for it: the same 2,858 square foot size sold at $950,000 and $1,750,000.

Does the club membership transfer to my buyer?

Your buyer becomes a social member automatically under Section 14.02 of the recorded declaration. Golf is a separate purchase, and the club describes its non-equity memberships as non-transferable.

What do Olde Cypress club dues and golf initiation cost?

The club does not publish them, and third-party figures conflict widely, from roughly $45,000 to $175,000 for golf initiation. We get current written figures from the membership office at (239) 596-4797.

What are the Terramar HOA fees in Olde Cypress?

The Terramar association bills quarterly, including the master share, and does not publish the amount outside the resident portal. The estoppel certificate for your home states it.

Does Olde Cypress have a CDD?

No. Collier County's CDD layer shows none, and a sampled 2025 tax bill carried only a $261.91 garbage charge as a non-ad valorem line.

Why is the Terramar road tract titled to the developer?

On the 2026 preliminary roll, the 2.44-acre road tract and one common tract are still titled to Terramar Development, Inc. It is a title question for the buyer's closing attorney or title agent; we raise it before listing.

Who pays the master working capital contribution?

Section 8.13 authorizes collection at the transfer of title, in a Board-set amount we could not locate publicly. Who pays is a contract term, and the estoppel states the amount.

What is an estoppel certificate, and who pays for it?

A statement of what is owed and paid through, under Florida Statutes 720.30851, capped at $299 for a current account plus $119 for rush delivery. In Collier County the seller customarily pays it.

Who pays for title insurance when I sell in Terramar?

In Collier County the buyer customarily pays the owner's title policy and chooses the closing agent. The contract controls.

What must I give my buyer before the contract?

The Chapter 720 disclosure summary under Florida Statutes 720.401, before the buyer signs, plus the flood disclosure under 689.302 and the property tax disclosure summary under 689.261.

What happens if I forget the HOA disclosure summary?

The buyer may void the contract within 3 days after receiving it or before closing, whichever comes first, and cannot waive that right.

Is my Terramar home in a flood zone?

On the effective 2012 map, 7 Terramar footprints sit wholly in Zone AH, 31 partly and 17 in Zone X; the March 2025 preliminary map, not yet effective, shows all 55 in Zone X. Your elevation certificate and lender decide.

Does a FEMA Letter of Map Amendment help my sale?

Yes. A 2012 letter removed three Terramar lots from the Special Flood Hazard Area, and a letter for your lot answers the lender's question on day one.

Will my buyer's property taxes be higher than mine?

Usually, if you are homesteaded. The Terramar median 2026 preliminary bill is $7,334, and the buyer's assessment resets toward just value after the sale.

Can I hold an open house or put up a For Sale sign?

Public open houses run Saturday and Sunday, noon to 5 p.m., with signs from the guard house against a $20 deposit, and the only yard sign is the standardized green wooden For Sale sign.

Can I sell my Terramar home by owner?

You can, but you still owe the disclosure summary before contract, the flood and tax disclosures, the estoppel and a gate-access plan. In a neighborhood where one plan sold $800,000 apart, a pricing mistake can cost more than the commission saved.

Should I replace my roof or add impact glass before selling?

Get the wind mitigation and four-point reports first. Where the roof or openings will stall a buyer's insurance, a targeted repair can pay for itself; a full renovation rarely does.

Which schools serve Terramar at Olde Cypress?

Laurel Oak Elementary, Oakridge Middle and Aubrey Rogers High for 2026 to 2027, all rated A in 2024, 2025 and 2026.
