Recorded medians: Collier County Property Appraiser recorded qualified sales, data file dated August 29, 2026. Even-count medians are the mean of the middle pair: Unit One's 36-month figure is the mean of $1,715,000 and $1,980,000, Unit Two's of $1,285,000 and $1,325,000, Unit Three's of $940,000 and $1,005,000, and the association's of $1,275,000 and $1,285,000. Just values are county tax figures from the 2026 preliminary Collier County roll, not prices.

Which Olde Cypress Neighborhood This Page Covers

"Unit" here is the name of a recorded plat, not a condominium unit: every one of the 185 homes is a detached single-family house. This page is not about Fairway Preserve at Olde Cypress, the 264-unit condominium off Immokalee Road, which sits outside the gate and is not part of the community, and "Wild Orchid" and "Lone Pine" are streets inside this one association, not separate neighborhoods.

Key Takeaways on Units One, Two and Three at Olde Cypress Home Values

Units One, Two and Three at Olde Cypress is one association of 185 detached homes over three recorded plats, and each plat and street values differently. These are the points that matter most for a Naples owner asking what a home here is worth in September 2026, each drawn from the MLS or the Collier County record.

  • The Olde Cypress Homeowners' Association governs 185 detached homes: 61 in Unit One, 69 in Unit Two and 55 in Unit Three, on the 2026 preliminary Collier County roll.
  • The Southwest Florida MLS recorded 14 closings at a $1,250,000 median in the 24 months to September 26, 2026, at a median $451.39 per square foot of living area and a median 93.16 percent of final list.
  • By street over 48 months, MLS medians run from $1,000,000 on Lone Pine Lane (nine sales) to $1,929,111 on Wild Orchid Court (six sales), with Olde Cypress Drive at $1,757,500 and Treeline Drive at $1,500,000, all small samples.
  • The county recorded 20 qualified sales at a $1,280,000 median in the 36 months to its August 29, 2026 file, and 303 qualified sales since 1999.
  • The last twelve months held eight MLS closings from $775,000 to $1,275,000, and five of the eight were on Lone Pine Lane, which is why the latest median looks low.
  • On September 26, 2026 the association had no active listing and one pending sale, on Treeline Drive.
  • 141 of the 185 homes back onto the golf course; Lone Pine Lane splits 26 golf and 33 preserve, and 18 Unit Two homes border the master preserve.
  • Club social membership comes with the deed and golf does not, there is no CDD, and no association or club dollar figure is published, so your buyer's carrying cost belongs in the value conversation.

What Are Units One, Two and Three Homes Worth, Street by Street?

Units One, Two and Three homes are worth from about $775,000 for a smaller Lone Pine Lane home to about $2,800,000 for a large Wild Orchid Court home, on four years of MLS closings. Wild Orchid Court and Olde Cypress Drive sit at the top, Treeline Drive in the middle, and Lone Pine Lane at the entry.

Source: Southwest Florida MLS Matrix, closings from September 27, 2022 to September 26, 2026, each sale assigned to its plat by the county roll. Treeline Drive and Olde Cypress Drive addresses are shared with Biscayne Place, an eight-home neighborhood with its own association; those sales are not in these numbers. Every street count is under ten, so each is a small sample and every sale is listed further down this page.

Why the Street Matters More Than the Association Name

Lot size, house size and view all follow the street. Unit One and Unit Two lots run a median of about 14,257 and 13,440 square feet on the county's parcel map, against about 9,785 on Lone Pine Lane, and the MLS living areas follow the same order. A buyer comparing a Lone Pine home with a Wild Orchid Court home is comparing two different products that happen to share a homeowners association.

The Unit Two Plat and Its Lots

Unit Two holds 69 homes: 44 on Treeline Drive and 25 on Wild Orchid Court. The 2026 preliminary roll puts the median lot at about 0.30 acre, from 0.26 to 0.43 acre. Fifty-five of the 69 back onto the golf course, and 18 on the east side border the master association's preserve. The roll's earliest building years run from 2000 to 2023 with a median of 2003: two homes date from the 2010s and two from the 2020s, and the county data does not show whether those are late first builds or rebuilds.

The Two 2023 Wild Orchid Court Sales Above List

Two identical 3,240 square foot homes closed on August 16, 2023 at 109.64 and 123.21 percent of their final list, after 940 and 434 days on market. Sales that close far above list after a long listing are not resale evidence of a bidding war, and the record does not say how those contracts were struck. We set them aside as outliers when we value a Wild Orchid Court resale, and a model that averages them in will overstate your home.

Compact Lots, Golf or Preserve

Unit Three is all 55 homes on Lone Pine Lane. Lots run from 7,534 to 19,852 square feet, a median of 9,785, the most compact detached lots in the association. Twenty-six back onto the golf course and 33 onto the master association's large preserve tract, so a Lone Pine valuation starts with which side of the street you are on. County footprints show the homes finished between about 2000 and 2007.

Unit Three Values on the County Roll

The median 2026 preliminary just value on Lone Pine Lane is $783,010 and the median 2026 preliminary total tax bill $5,754, the lowest of the three plats. Recorded sales run above just value here too: 11 qualified sales in 60 months at a $1,000,000 median, and eight in 36 months at $972,500 (the mean of $940,000 and $1,005,000).

Nine sales, a small sample, with an observed median of $1,000,000. Three plan sizes repeat: about 2,097, 2,217 and 2,340 square feet, which makes paired sales on Lone Pine Lane unusually useful. The 2,340 square foot plan sold for $925,000 in November 2023 and $1,100,000 in May 2026.

What Lone Pine Lane Teaches About Pricing

The 2,097 square foot plan sold for $1,000,000 in May 2023 and $850,000 in May 2026, and the 2,217 square foot plan for $1,025,000 in February 2024 and $1,005,000 in March 2026. Same plans, same street, different condition and view. The December 2025 sale at $775,000 took 293 days, the longest wait of any association sale in the last 24 months; it is the clearest local proof that the first price decides the outcome.

What Does Price per Square Foot Tell You About a Units One, Two and Three Home?

Price per square foot tells you how the streets of Units One, Two and Three at Olde Cypress rank, not what your home is worth. Over 24 months the MLS median was $451.39 per square foot of living area on 14 closings, and over 48 months $475.59 on 31, with single sales from $321.98 to $803.21.

Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 26 Sep 2026; Collier County Property Appraiser recorded sales file dated 29 Aug 2026)

MLS Living Area and County Base Area Are Different Square Feet

The MLS divides a sale price by the living area a listing agent enters; the county's building records measure a base area that includes garage and covered areas. The two can differ by hundreds of square feet on the same house, so every per-foot figure on this page is MLS living area, and we never divide a county area into an MLS price.

The Per-Foot Range, Street by Street

Over 48 months of MLS closings, Lone Pine Lane sales ran from $321.98 to $476.87 per square foot of living area, Treeline Drive from $365.67 to $607.63, Olde Cypress Drive from $474.27 to $663.09, and Wild Orchid Court from $474.85 to $803.21. The overlap is the lesson: a well-kept Lone Pine home can out-earn a dated Treeline Drive home per foot.

The Per-Foot Windows, Side by Side

The Most Recent Public Sale, Walked Through

In the last 12 months we tracked 8 closings in Units One, Two and Three at Olde Cypress in the Southwest Florida MLS Matrix, retrieved September 26, 2026, and read each one beside the county's deed record. This is a public record sale, not a McGreevy and Comisar transaction. On April 30, 2026 a Treeline Drive home with three bedrooms, a den and three baths, 2,904 square feet of living area, listed at $1,300,000, closed at $1,275,000 after 6 days on market: 98.08 percent of list and $439.05 per square foot. Five months earlier a larger 3,350 square foot Treeline Drive home had closed at $1,225,000 after 124 days, 81.72 percent of a $1,499,000 list. For a valuation, the pair says two things: a Treeline Drive home priced at the recent evidence sold in under a week, and a home listed above it gave back far more than the difference.

The county recorded eight qualified sales from December 11, 2025 to May 22, 2026: six on Lone Pine Lane, from $775,000 to $1,110,000, and two on Treeline Drive, $1,225,000 and $1,275,000. The median is $1,052,500, the mean of the middle pair. The newest recording in the county file is May 22, 2026, so a summer 2026 closing would not yet appear in it.

Every MLS Closing Since September 2022

We tracked every one of the 31 closings in Units One, Two and Three at Olde Cypress in the Southwest Florida MLS since September 27, 2022, and the street tables above list each of them with its plan, list price, sold price and days on market. Seven of the 31 closed at or above final list, and four of those seven were on the market 5 days or less.

How Long Do Units One, Two and Three Homes Take to Sell, and How Close to Asking?

Units One, Two and Three homes took a median 49 days to sell and closed at a median 93.16 percent of final list over the 24 months to September 26, 2026, on 14 closings. That is slower and further from list than the Olde Cypress community as a whole, which closed at 97.52 percent after a median 29 days.

Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 26 Sep 2026; Collier County Property Appraiser recorded sales file dated 29 Aug 2026)

Reading a 93.16 Percent Sale to List

A 93.16 percent median means the typical buyer here negotiated almost 7 percent off the final list price. On a $1,300,000 list that is about $89,000. The sales that gave up the most were the ones that waited: 81.72 percent after 124 days on Treeline Drive, 89.23 percent after 142 days, 93.38 percent after 293 days on Lone Pine Lane.

The Windows, Side by Side

MLS window to September 26, 2026 Closings Median days on market Median sold-to-final-list At or above list
12 months 8 (small sample) 49 (7 sales with a listing period) 94.52% 1
24 months 14 49 (13) 93.16% 1
36 months 21 48.5 (20) 93.38% 3
48 months 31 45 (30) 94.00% 7

Sold-to-list is sold price over final list price. Sales entered after closing carry no days on market.

What the Slowest Sales and the Deepest Discounts Teach

The deepest discounts outside the 2023 pair were 81.72 percent on Treeline Drive after 124 days, 83.72 percent on Olde Cypress Drive after 23 days, 86.67 percent on Wild Orchid Court after 19 days and 87.65 percent on Wild Orchid Court after 58 days. In each case the buyer paid well under the final list, which is what a list price set above the street's recent evidence produces; a value opinion that starts at the evidence saves the price cut later.

The Pricing Strategy That Follows From These Numbers

List at the evidence for your street, plat, view and size, not above it to leave room. With nothing active in the association and a 93.16 percent median, the room is not there, and the first three weeks of showings are when the best buyers see your home. Our guide to selling a home in Units One, Two and Three covers the listing plan that follows from the price, and if you are buying your next home, see how we represent buyers in Naples or call Marc at (239) 287-5873.

How Have Units One, Two and Three Home Values Changed Since 1999?

Units One, Two and Three home values rose from a $159,300 recorded median in 1999, the year of the first recorded sale, to a $1,737,500 peak in 2023 on the county's calendar-year record, and stand at $1,052,500 on six sales in 2026 through May 22. The 2026 drop is mostly mix: five of the six were on Lone Pine Lane.

Collier County Property Appraiser recorded qualified sales, improved, over $100,000, data file dated August 29, 2026: 303 qualified sales since 1999, an all-history median of $765,000. The earliest years mix lot sales and new-home closings, and most single years are small samples, so read the table as direction, not as a price index.

Why the 2026 Median Is Lower Than Your Neighbor's 2023 Sale

The 2023 figure rests on eight sales, six of them on Wild Orchid Court, Olde Cypress Drive and Treeline Drive at $1,325,000 to $2,150,000; the 2026 figure rests on five Lone Pine Lane sales and one Treeline Drive sale. The per-foot medians moved far less than the price medians: $475.59 over 48 months and $451.39 over 24. A 2023 comparable needs an adjustment measured from your own street's sales, not a blanket discount.

What the Trend Means for Your Valuation

An owner who bought before 2020 holds a large gain on the recorded record: the association's county median was $740,000 in 2019 and $1,025,000 in 2020. An owner who bought near the 2022 to 2023 peak should price from the latest street sales, not from the purchase price, because the buyer's appraiser will. Either way, the valuation begins with your street and the last 24 months.

Units One, Two and Three vs Terramar at Olde Cypress: Which Will Your Buyer Compare?

A buyer shopping Units One, Two and Three at Olde Cypress will very likely also tour Terramar at Olde Cypress, the 55-home all-golf neighborhood on the west side of the same gate. Over 48 months of MLS closings the association sold at a $1,450,000 median on 31 closings and Terramar at $1,400,000 on 11.

Terramar figures are from the same September 26, 2026 MLS pull and the same county file, as published on our Olde Cypress valuation page. Samples under ten are small.

Who Chooses Which, and What That Means for Your Price

The buyer who wants every lot on the course, one street and a lower just value leans to Terramar; the buyer who wants a larger lot and house on Olde Cypress Drive or Wild Orchid Court, or a preserve view on Lone Pine Lane, leans here. On Lone Pine Lane your home competes directly with Terramar's entry homes; on Wild Orchid Court it competes with nothing in Terramar at all. Our Terramar at Olde Cypress home valuation walks the same evidence for that neighborhood, and Terramar's two current listings are the live price a buyer will hold against yours.

How Do Units One, Two and Three Compare With the Other Olde Cypress Neighborhoods?

Units One, Two and Three at Olde Cypress sits in the upper middle of the nine Olde Cypress neighborhoods on price: its 36-month county median of $1,280,000 trails Da Vinci Estates, Strada Bella, Santa Rosa and Lantana and leads Terramar and Santorini Villas. It is also by far the largest, with 185 of the 548 homes.

The Neighborhood on the Same Streets

Biscayne Place at Olde Cypress is eight estate homes on Treeline Drive and Olde Cypress Drive with its own association. It shares your street names and none of your sales record: it recorded no qualified sale in 36 months. A portal that files by street can mix the two, which is one more reason to value by plat.

The Neighborhoods Just Below

Terramar and Santorini Villas at Olde Cypress, the community's only attached paired villas, sit below the association on price. Lone Pine Lane is the overlap: its $972,500 36-month county median sits between Terramar and Santorini, so a Lone Pine seller reads both of those records as well as this one. The whole-community picture is on our Olde Cypress community guide.

Why Do Online Estimates Miss on Units One, Two and Three Homes?

Online estimates miss on Units One, Two and Three homes because a model reads three plats as one, cannot tell a golf lot from a preserve lot, cannot read a FEMA letter, and learns from about eight sales a year, some of them outliers. The streets alone span $775,000 to $2,800,000 in four years of MLS closings.

Three Plats That a Feed Reads as One

A model that sees "Olde Cypress" or even the association name blends Lone Pine Lane with Wild Orchid Court. One that separates by street still meets Treeline Drive, which runs through Unit One, Unit Two and Biscayne Place. Your plat is the first adjustment, and the one a feed most often gets wrong.

The View Is Invisible to a Model

A Lone Pine Lane home backing onto the golf course and the same plan backing onto the preserve are different homes to a buyer, and no public feed records which one you own. The recorded plat and an aerial answer it in seconds; a model never asks.

A Flood Map That Changed Twice

A model that reads the effective 2012 flood map sees 70 of the association's footprints wholly in Zone AH; one that reads the March 2025 preliminary map sees all 185 homes in Zone X; neither reads the FEMA letters that removed individual homes on Treeline Drive, Wild Orchid Court and Lone Pine Lane. The buyer's insurer does read them, and so does the price.

What to Do With an Online Estimate You Have Already Seen

Treat it as a starting question, not an answer. Ask which sales it used, whether they were on your street and in your plat, and whether they shared your view and size. When the answer is no, the estimate is not about your home. A written valuation from recorded sales is.

What Does the Flood File Say About Units One, Two and Three Homes?

The flood file for Units One, Two and Three homes has three layers: the effective May 16, 2012 FEMA map, which puts 70 of the 185 footprints wholly in Zone AH, the preliminary March 20, 2025 map, which shows all 185 in Zone X, and individual FEMA letters. Your address, not the association, decides.

The Effective 2012 Map, Plat by Plat

On the effective May 16, 2012 map, Unit One has 11 footprints wholly in Zone AH, the shallow ponding zone, 20 partly and 30 wholly in Zone X, with base flood elevations of 12.0 to 13.0 feet. Unit Two has 30 wholly in Zone AH, 35 partly and 4 in Zone X, at 12.5 to 13.5 feet. Unit Three, Lone Pine Lane, has 29 wholly in Zone AH, 14 partly and 12 in Zone X, at 12.5 to 13.0 feet.

The Preliminary 2025 Map Is Not Yet Effective

FEMA's preliminary flood map issued March 20, 2025 places all 185 homes in Zone X. It is not effective: Collier County opened the 90-day appeal period on August 19, 2026 and targets summer 2027. Until then, a lender reads the 2012 map for your building.

Letters of Map Amendment on These Streets

FEMA has issued eight structure-removal letters for homes on Treeline Drive and Wild Orchid Court, across Units One and Two, since 2012, including a 2012 FEMA letter for a Treeline Drive home in Unit Two, and six for Lone Pine Lane homes, most recently a FEMA letter for a Lone Pine Lane home in September 2025. A letter is address-specific; if your home holds one, it belongs at the front of your listing file.

What Costs Will a Units One, Two and Three Buyer Price Into Your Offer?

A Units One, Two and Three buyer prices in the quarterly Olde Cypress Homeowners' Association invoice with the master share, mandatory club social dues, any golf they add, a property tax bill that resets after purchase, flood insurance if the lender requires it, and a homeowners premium set by your roof and openings. No association or club amount is published.

The Club Bill Nobody Publishes

Social membership in The Club at Olde Cypress is mandatory under Section 14.02 of the 2019 Amended and Restated Declaration, and golf is optional. The club does not publish initiation or dues on its site, and third-party figures circulating online conflict widely, from roughly $45,000 to $175,000 for golf initiation, and are not club-published. The current number comes from the club's membership office at (239) 596-4797, and we get it in writing before we price.

The Quarterly Invoice and the Estoppel

The Olde Cypress Homeowners' Association bills its owners quarterly, including the master association's share and basic exterior landscaping, per the master association's About page, and publishes the amount only on the resident portal. The estoppel certificate under Florida Statutes 720.30851 states it, along with any working capital contribution due at transfer under Section 8.13 of the master declaration, whose amount we did not locate in the public documents.

The Tax Reset Your Buyer Inherits

On the 2026 preliminary Collier County roll, the median total tax bill is $8,438 in Unit One, $10,252 in Unit Two and $5,754 on Lone Pine Lane, $7,532 across the association, and 136 of the 185 homes, 73.5 percent, carry a homestead exemption. A buyer does not keep your Save Our Homes cap, so a homesteaded seller's buyer usually faces a higher first full bill, and a careful buyer adjusts the offer for it.

No CDD, No Assessments, No Food Minimum

There is no Community Development District on these tax bills: the 2025 Collier County Tax Collector bill for a Lone Pine Lane home carries one non-ad valorem line, District 1 Garbage at $261.91. The club states it has no member assessments and no food and beverage minimum on its About Us page. Those are three costs your buyer will not have to price, and your listing should say so with the sources.

What Does a Units One, Two and Three Seller Owe a Buyer Before Contract?

A Units One, Two and Three seller owes the buyer the Florida Statutes 720.401 homeowners association disclosure summary before the contract is signed, because the Olde Cypress Homeowners' Association and the master association are Chapter 720 associations. The seller also owes the flood disclosure, the property tax disclosure summary and known material facts.

Section 720.401 and Its Timing

Florida Statutes 720.401 requires that a prospective parcel owner "be presented a disclosure summary before executing the contract for sale," supplied on a resale by the parcel owner. The contract must carry the statutory voidability language, and if the summary is missing the buyer may cancel "within 3 days after receipt of the disclosure summary or prior to closing, whichever occurs first." That right cannot be waived. There are no condominiums behind the gate, so the Chapter 720 summary is the one that applies.

Who Owes What

The seller owes the disclosure summary before contract. The master association's working capital contribution under Section 8.13 is collected at the transfer of title, in a Board-set amount the estoppel states; who pays it is set in the contract. The neighborhood covenants are the 2016 Amended and Restated Declaration for the Olde Cypress Homeowners' Association, recorded at OR 5260 PG 3502. This is information, not legal advice.

The Fairway Preserve Fork

Fairway Preserve at Olde Cypress, the 264-unit condominium with its own entrance off Immokalee Road, is a Chapter 718 condominium outside the master association, where the 720.401 summary does not apply and the condominium resale package does. This valuation page serves the 185 homes of Units One, Two and Three behind the Treeline Drive gate.

What a Units One, Two and Three Seller Pays at Closing

The deed's documentary stamp tax is $0.70 per $100 under Florida Statutes 201.02: $7,000 at Lone Pine Lane's $1,000,000 street median, $8,750 at the association's $1,250,000 24-month median and $12,302.50 at Olde Cypress Drive's $1,757,500. Add the commission as negotiated, each association's estoppel fee (capped at $299 for a current account), the tax proration and any mortgage payoff. In Collier County the buyer customarily pays the owner's title policy and chooses the closing agent; the contract controls.

What Moves the Number Before You List a Units One, Two and Three Home?

Four things move a Units One, Two and Three value before listing: the roof and openings documented for insurance, the flood file assembled, the club and association figures in writing, and the timing against the January to May season. Each one removes a buyer's discount or widens the buyer pool.

Roof, Four-Point and Wind Mitigation

Most homes in the association were finished between about 2000 and 2007, and many predate or straddle the Florida Building Code's March 1, 2002 effective date. A buyer's insurer will ask for a four-point inspection and price the roof and openings from a wind mitigation form. Documented roof dates and impact openings are value; undocumented ones are a question.

The Flood File

An elevation certificate, any letter of map change for your address and a current flood quote answer the lender before the question stalls a contract. On Treeline Drive and Wild Orchid Court in Unit Two, where 30 of 69 footprints sit wholly in Zone AH on the effective map, this is the single most valuable document you can hand a buyer.

Timing Against the Season

Fourteen of the 31 MLS closings in the association over four years landed from January through May, and all six 2026 closings did. A home that goes live in November or December meets the season's buyers as they arrive; a home listed in April is racing the end of it.

What are Lone Pine Lane homes worth?

A $972,500 county median on eight sales over 36 months and a $1,000,000 MLS median on nine closings over 48 months, from $775,000 to $1,110,000. Lone Pine Lane is Unit Three.

Are Units One, Two and Three home prices falling?

The county's calendar-year median eased from $1,737,500 in 2023 to $1,052,500 on six sales in 2026 through May 22, mostly because five of the six were on Lone Pine Lane. The per-foot median moved far less: $475.59 over 48 months and $451.39 over 24.

Is the county's just value what my home would sell for?

No. Just value is a mass-appraisal tax figure; the association's median on the 2026 preliminary roll is $1,195,234, below its $1,280,000 36-month recorded median.

Why are online estimates for my Units One, Two and Three home so far apart?

Because models blend three plats, cannot see golf or preserve views, cannot read FEMA letters and learn from about eight sales a year, including outliers such as the 2023 Wild Orchid Court sales far above list.

Does a golf course view change my home's value?

Yes, often by more than any other feature on a street. 141 of the 185 homes back onto the golf course; Lone Pine Lane splits 26 golf and 33 preserve, and 18 Unit Two homes border the preserve.

Does a preserve view on Lone Pine Lane or Treeline Drive help or hurt value?

It changes the buyer, not necessarily the price: preserve lots trade on privacy and no fairway traffic. We price the difference from paired Lone Pine Lane sales, where three plan sizes repeat.

What are the HOA fees in Units One, Two and Three at Olde Cypress?

The Olde Cypress Homeowners' Association bills quarterly, including the master association's share and basic exterior landscaping, and publishes the amount only on the resident portal. The estoppel certificate at contract is the reliable figure.

Does the mandatory club membership affect my home's value?

It shapes the buyer pool: every buyer takes the social membership, and golf is optional. The club does not publish its dues, so having the membership office's figures in writing removes a discount.

Is there a CDD fee in Units One, Two and Three at Olde Cypress?

No. There is no Community Development District; the 2025 tax bill for a Lone Pine Lane home carries only a $261.91 garbage line as a non-ad valorem charge.

How will my buyer's property tax compare with mine?

Usually higher if you are homesteaded. Median 2026 preliminary total taxes are $8,438 in Unit One, $10,252 in Unit Two and $5,754 on Lone Pine Lane, and the buyer's assessment resets after the sale.

What flood zone is my Units One, Two and Three home in?

On the effective 2012 map, 70 of 185 footprints sit wholly in Zone AH; on the March 2025 preliminary map all 185 are in Zone X. The preliminary map is not effective yet, and your address, elevation certificate and any FEMA letter decide.

Does a FEMA Letter of Map Amendment help my value?

Yes, by removing a financing and insurance question. FEMA has issued eight structure-removal letters for Treeline Drive and Wild Orchid Court homes and six for Lone Pine Lane homes since 2012.

Does my home's age affect its value?

Through insurance and inspections. Most homes were finished about 2000 to 2007, and many predate the 2002 Florida Building Code. Documented roofs and impact openings narrow the gap with newer Olde Cypress homes.

Are the late-built Unit Two homes valued differently?

The roll shows two Unit Two homes from the 2010s and two from the 2020s. A newer build carries a newer roof, openings and code, and we value it against the newest comparable sales, not the 2003-era median.

What must I give a buyer before the contract is signed?

The Chapter 720 disclosure summary under Florida Statutes 720.401, plus the flood and property tax disclosures and known material facts.

Who pays the working capital contribution when I sell?

Section 8.13 of the master declaration authorizes it at the transfer of title in a Board-set amount; the contract sets who pays, and the estoppel states the amount.

What seller closing costs should I expect on a Naples home in Units One, Two and Three?

Commission as negotiated, doc stamps at $0.70 per $100 ($8,750 at $1,250,000), the estoppel fees and the tax proration. In Collier County the buyer customarily pays the owner's title policy; the contract controls.

When is the best time of year to sell a home in Units One, Two and Three?

January through May, when 14 of the 31 MLS closings over four years landed, including all six in 2026. List in November or December to meet the season's buyers.

How does Units One, Two and Three compare with Terramar on value?

Over 48 months the association sold at a $1,450,000 median and $475.59 per square foot on 31 closings; Terramar at $1,400,000 and $446.14 on 11. Terramar is all golf lots; the association adds larger lots and preserve views.

Should I list now with no competing homes for sale in Units One, Two and Three?

An empty street is an advantage only if you price at the evidence. Buyers still compare you with the five active Olde Cypress homes across the other neighborhoods and with Terramar's two listings.

Should I sell while my home is leased?

You can, subject to the lease; leases here run at least 60 days and no more than four a year under the master declaration, so time the sale around the lease end.

Should I rent my Units One, Two and Three home instead of selling it?

Seasonal leasing works within the 60-day minimum and four-lease cap; short-term vacation rental does not. Compare the net rent with the value you would realize now.
