Why Sell Your Devon Green Home With McGreevy and Comisar?

Devon Green at Audubon is 33 detached, maintenance-included homes on one private lane inside Audubon Country Club in North Naples, and only five recorded a qualified sale in the last 60 months. McGreevy and Comisar, Top 1% Real Estate Agents Nationally Since 2008, price from those recorded sales and handle both associations and the club step.

This page is written for the owner. For the full picture of the street itself, the 1989 declaration, the 2006 roof amendment, the flood map address by address and the schools, read our complete Devon Green at Audubon neighborhood guide, which this seller guide sits beside. Everything below answers one question: how to sell a home on Devon Green Lane for the most money, with the fewest surprises, on a timeline you control. Our Record Behind This Page

Domain Realty, our brokerage, closed 658 transaction sides in Naples in the 60 months to October 5, 2026, $521.5 million in volume counted by side, per the Southwest Florida MLS pulled that day. McGreevy and Comisar are the #5 real estate team in Florida in the 2026 RealTrends rankings. On a street that records about one sale a year, the whole market is what your price depends on, and the whole market is small enough to show you in full. Every figure below comes from two independent public systems, the Southwest Florida MLS and Collier County’s own recorded sales, and each one carries its source and its date. We tracked every qualified Devon Green sale in the county’s file since 1991, all 94 of them, before writing a word.

How We Work a Devon Green Listing, and Who Actually Does It

You get Jesse and Marc, not an assistant with a template. Marc Comisar runs the field side: showings, buyer agent conversations, contractor coordination and inspections. Jesse McGreevy runs pricing, marketing, data and the association and club paperwork, which on Devon Green means two associations and a club. Reach Jesse at (239) 898-6072 or Marc at (239) 287-5873, and read more about the partnership on our about McGreevy and Comisar page.

What Makes Selling on Devon Green Lane Different?

Selling on Devon Green Lane differs from most Naples sales in four ways: 33 near-identical homes are compared line by line, the association paints and keeps the lawns while the owner carries the roof, every sale needs two estoppel certificates and the buyer’s club admission, and the street records about one qualified sale a year.

Data updated: September 2026 (Collier County Property Appraiser 2026 tax roll and sales file, published 29 Aug 2026; recorded Devon Green declaration and amendments, read 25 Sep 2026)

Thirty-Three Homes of One Era, Compared Line by Line

Collier County’s building records date every Devon Green home to 1990 through 1994, on lots of a median 0.17 acre, with base living area from 1,769 to 2,650 square feet and a median of 2,206. The land is valued at the same $393,525 on most lots on the 2026 roll. When the lots are interchangeable and the houses are the same scale, a buyer compares condition, updates, the roof and the side of the street, and nothing else. Your listing has to win exactly that comparison.

The Association Paints, the Owner Roofs

The club’s own page says exterior maintenance, “including painting and roof maintenance,” is provided by the Devon Green association. The recorded documents are more precise. Under the 2006 amendment at Official Records Book 4107, Page 1002, the association paints and cleans the roof, gutters and downspouts and keeps every lawn, while “Roof repairs and replacement shall be the responsibility of the Lot Owners.” A buyer’s insurer will price your roof, so your listing file must document it.

Two Associations, Two Estoppels, One Club Step

Every Devon Green owner belongs to Devon Green at Audubon Residents’ Association, Inc. and to the Audubon Country Club Foundation, the master association, so every sale needs an estoppel certificate from each. Since April 17, 2006 every Audubon buyer must also join the club at a minimum Social level, and the Foundation records a Certificate of Compliance for the transfer. That club step sits on your closing calendar.

Your Buyer’s Tax Bill Will Not Look Like Yours

Seventeen of the 33 Devon Green homes carry a Florida homestead exemption on the 2026 roll, and 15 carry a Save Our Homes benefit with a median of $412,086. Homesteaded owners’ median bill is $5,078; non-homesteaded owners pay a median of $8,501. Your buyer starts over at market value, and a good listing agent raises that reset before the buyer’s lender does.

What Should a Devon Green Seller Know First?

A Devon Green seller should know eight recorded facts before choosing a list price: the five-sale price band, the one-closing twelve-month record, the owner’s roof duty, the two estoppels, the buyer-paid capital contribution, the flood picture, the tax reset and the mandatory club step. Each is set out below with its source and date.

Data updated: September 2026 (Collier County sales file and 2026 roll, published 29 Aug 2026; Southwest Florida MLS Matrix, retrieved 16 Sep 2026)

  • 33 detached homes on Devon Green Lane, built 1990 to 1994, inside Audubon Country Club’s 410 homesites, about 400 of them built.
  • Collier County recorded 5 qualified Devon Green sales in the 60 months to August 29, 2026, from $1,165,000 to $1,500,000, a median of $1,376,000, listed one by one below.
  • The Southwest Florida MLS shows 1 Devon Green closing in the trailing twelve months, at $1,165,000 in April 2026.
  • The owner, not the association, repairs and replaces the roof under the 2006 recorded amendment; the association paints, cleans the roof and keeps the lawns.
  • Two estoppel certificates on every sale: the Devon Green association and the Audubon Country Club Foundation.
  • The buyer pays the Resale Capital Contribution, $3,000 indexed in the master declaration and disclosed at $3,700 on 21 of 24 recent Audubon closings.
  • Flood: 7 of 34 Devon Green Lane address points, 21 percent, sit in Zone AH on the effective February 8, 2024 map; the rest are Zone X.
  • Club membership is mandatory at a minimum Social level for every Audubon buyer since April 17, 2006, billed separately by the club, with golf capped at 340.

Is Now a Good Time to Sell a Devon Green Home?

For a prepared, well-priced Devon Green home, yes. The street recorded five qualified sales in 60 months, from $1,165,000 to $1,500,000, and one MLS closing in the last twelve. Supply is thin, with one active Devon Green listing on September 16, 2026, and the buyers who want this street wait for it.

Data updated: September 2026 (Southwest Florida MLS Matrix, Development AUDUBON, Sub/Condo Devon Green, retrieved 16 Sep 2026; Collier County sales file, published 29 Aug 2026)

The Twelve-Month Picture: One Closing

In the trailing twelve months to September 16, 2026, the Southwest Florida MLS shows one Devon Green closing, at $1,165,000 in April 2026. Collier County’s file shows the same April 2026 deed at $1,165,000 as the only qualified Devon Green sale since September 2025. One sale is not a market rate, and we do not present it as one. It is a data point: a 1993 home with 2,178 square feet of base living area on the county roll, about $535 per square foot.

The Sixty-Month Picture: Five Recorded Sales

Our rule is to widen the window until it holds ten sales. Devon Green does not reach ten until the county’s whole recorded history, so here is every qualified sale in the last 60 months, one by one, rather than a median of five.

Bedrooms and days on market are not carried on the county file, and the MLS pull did not break them out for Devon Green, so we do not state them.

Fewer Sales, Higher Prices

Devon Green recorded 19 qualified sales in the five years 2017 to 2021 and 5 in the period from 2022 to April 2026. That is the pattern of a street where owners stayed put after prices reset: many hold large Save Our Homes benefits and a low pre-2022 basis. For a seller it means scarcity. It also means your sale will very likely become the comparable the next buyer and appraiser use.

What Audubon’s Wider Market Says About Time and Price

The MLS pull did not break out Devon Green’s own days on market or sale-to-list ratio. Across all of Audubon Country Club, the same pull showed 24 closings in twelve months, a median of 88.5 days on market, a median sale-to-list ratio of 90.01 percent, five active listings and about 2.5 months of supply. Thin supply and hard negotiation are both true inside this gate, and the seller who wins is the one whose first price is already defensible.

The Live Competition

On September 16, 2026 the MLS showed one active Devon Green listing, asking $1,575,000 for 2,230 square feet, two days on the market at the time of the pull. Across Audubon the five actives included two Montclair at Audubon condominiums. That is your live competition, and in a market this thin a Devon Green buyer tours every one of them the same afternoon.

What Have Devon Green Homes Sold For Since 1991?

Collier County has recorded 94 qualified Devon Green sales since 1991. First-owner sales from 1991 to 1994 had a median of $370,000; the five sales from 2022 to April 2026 had a median of $1,376,000. That long record, built from recorded deeds rather than listings, is the strongest context a Devon Green seller has.

What the Series Means for a Seller Today

The step in 2022 is the story of this street. Four Devon Green homes sold in March and July 2021 for $587,000 to $769,000, and the next two, in May and November 2022, sold for $1,376,000 and $1,325,000. An owner who bought before 2021 usually holds a large gain. An owner who bought in 2022 or later should see the five recent sales side by side before choosing a price, because the band has held rather than climbed since then.

Why Devon Green Turns Over Slowly

We tracked the owners as well as the sales. On the 2026 roll, 17 of 33 homes are homesteaded, 15 are held in a trust and 24 owners use a Florida mailing address. Owners with a large Save Our Homes benefit and a low basis have little reason to move, which is why five sales in 60 months is the norm rather than an anomaly. A slow-turnover street rewards a listing that is ready on day one, because the next comparable that could rescue a mispriced home may be a year away.

What the County Roll Says a Devon Green Home Is Worth

The 2026 roll values the 33 homes at a median assessed just value of $955,645, from $860,425 to $1,171,872, about $421 per square foot of base area. Assessed just values are mass-appraisal figures for taxation, not prices, and recent Devon Green sales have closed above them. Their use is ranking homes against each other: with the land valued the same, the spread comes from the house, its size, condition and updates.

Devon Green vs Montclair: Which Will Your Buyer Choose?

Devon Green vs Montclair is the choice nearly every Audubon buyer under $1.5 million weighs, because they are the entry tier of the gate. Devon Green offers a detached house, a private pool and a mostly Zone X street; Montclair offers a larger single-level condominium with no roof or yard and a heavier flood picture.

Who Should Choose Devon Green, and Who Should Choose Montclair

A buyer should choose Devon Green for a house of their own, a private pool, a yard someone else mows, a street mostly outside the mapped flood zone, and a willingness to own the roof. A buyer should choose Montclair for the most interior space for the money, single-level living with no roof or pool to manage, and comfort with a condominium association, its reserves and a building-wide flood policy.

What the Comparison Means for Your List Price

Your buyer has very likely toured Montclair, and Montclair’s ten recorded sales over 60 months ran from $825,000 to $1,900,000 for one floor plan. Your listing has to show that buyer why a detached Devon Green house with its own pool is worth it: the pool, the lot, the lower flood exposure and no condominium milestone file. We price your home against both markets so the list price survives that comparison.

How Do We Price a Devon Green Home?

We price a Devon Green home from the five qualified sales of the last 60 months, adjusted for side of street, base living area, roof age and permit, impact protection, kitchen and bath updates and pool condition, then cross-checked against Montclair’s sales and the live competition. Those five sales ran about $522 to $637 per base square foot.

Data updated: September 2026 (Collier County sales file and 2026 roll, published 29 Aug 2026; Southwest Florida MLS Matrix, retrieved 16 Sep 2026)

We Start With the Five Recorded Sales, Not the Audubon Median

The Audubon Country Club MLS median over the last twelve months was $1,795,000, pulled up by estate homes worth several times a Devon Green house. It is the wrong starting point. A Devon Green price starts from the five Devon Green sales, each read on the county’s base living area, and never mixes the county’s measurement with the MLS’s living-area field.

Side of the Street: Fairway West, Lakes East

The club places the west-side homes on the 5th fairway, with golf course and western sunset views from the lanai, and the east-side homes on the lakes, with sunrise views. Buyers tend to pick a side first and a house second, and in a street this uniform the side is often the largest difference between two similar homes. We read each recorded sale for its side before we use it.

The Roof Is a Pricing Line, Not a Footnote

Because the 2006 amendment makes roof repair and replacement the owner’s job, a Devon Green roof is priced by the buyer and the buyer’s insurer. About 30 roofing notices of commencement were recorded on Devon Green lots between 2012 and 2022, every one filed by an individual owner. A newer roof with a finaled permit and a wind mitigation report supports the price; an undocumented one invites a credit.

Why Automated Estimates Miss on Devon Green

An automated estimate needs recent, similar sales, and Devon Green supplies about one a year. A model cannot read the 2006 roof amendment, cannot tell a fairway lanai from a lake view, and cannot see a new kitchen or impact glass. It will often lean on the county’s assessed value or on wider Audubon sales, and both point the wrong way for this street.

The Value Drivers a Model Cannot See

The drivers we adjust for are the ones that separated the five recent sales: the side of the street, the roof’s age and paperwork, impact windows and doors, the kitchen and baths, the pool and cage, and any architectural approvals on file for exterior changes. We also note Zone AH or Zone X for the address, because a flood-insurance requirement changes the buyer’s monthly cost and therefore what the buyer will pay.

Pricing Against the Live Competition

In a thin market the live listings matter as much as the closings. We read every active Devon Green and Montclair listing with its price history and days on market, because those are the homes your buyer will tour the same afternoon. A Devon Green home priced right in its first 30 days usually meets the buyers who have been waiting for one.

How Do We Market a Devon Green Home?

We market a Devon Green home to the buyer who wants a detached, pool home inside a gated golf club with the exterior kept for them: professional photography, aerial and lanai-view capture, full MLS exposure, our qualified-buyer database and scheduled showings through the gate, with an accurate account of what the association covers and what it does not.

Data updated: September 2026 (Collier County Property Appraiser 2026 tax roll, published 29 Aug 2026; recorded Devon Green declaration, read 25 Sep 2026)

Who Actually Buys on Devon Green

The 2026 roll describes the owners: 17 of 33 homesteaded, 24 of 33 with a Florida mailing address, and the rest mailing tax bills to Ontario, New Jersey, Illinois, Indiana, Massachusetts, Ohio and Pennsylvania. That is a mix of full-time Floridians and seasonal owners, and the next buyer usually looks the same. We market to both, with timing built around the winter season.

Photography, Aerial and the Lanai View

In a street where the houses are the same scale, the lanai view sells the home. We capture the 5th fairway at sunset for a west-side home or the lake at sunrise for an east-side home, the pool and cage, and the kitchen and baths that separate your home from the last sale. Aerial work shows the lane, the lakes and the course together.

Signs, Showings and the Gate

The Devon Green declaration bars signs displayed to public view unless the Architectural Review Board approves them, and every showing passes through Audubon’s gate. A Devon Green listing is sold through photography, video, the MLS, our buyer database and scheduled showings, not drive-by traffic. We register every showing with the gate in advance so no buyer waits at the guardhouse.

Discreet and Off-Market Options

Some Devon Green owners want a quiet sale, for privacy, an estate or a tenant in place. We can offer a home privately to qualified buyers in our database before or instead of a full MLS launch. The trade-off is exposure, and on a street that sells about once a year, full exposure usually produces the stronger price, so we set out both paths before you choose.

Marketing What the Association Covers, Accurately

The phrase “maintenance-free” appears in the club’s description of Devon Green, and buyers repeat it. Our remarks say precisely what the recorded documents say: the association paints, cleans the roof, gutters and downspouts and keeps every lawn and the irrigation monitoring, and the owner carries the interior, the pool and the roof. Accuracy in week one prevents a renegotiation in week three.

How Do We Negotiate a Devon Green Contract?

We negotiate a Devon Green contract ourselves, partner to partner, against the five recorded sales, with the roof documentation, the two estoppels, the flood facts and the buyer’s club application built into the contract dates. Audubon’s median sale-to-list ratio of 90.01 percent tells us buyers here negotiate, so the file has to be ready before the first offer.

Data updated: September 2026 (Southwest Florida MLS Matrix, Audubon trailing twelve months, retrieved 16 Sep 2026)

Partner-Level Negotiation, Never an Assistant

Every offer on a McGreevy and Comisar listing is read and answered by Jesse or Marc. On Devon Green that matters, because the offer usually arrives with questions about the roof, the association’s coverage and the fees, and the answers move the price. A seller who has those answers on paper negotiates from strength.

Reading Audubon’s 90 Percent Sale-to-List Correctly

A 90 percent median sale-to-list across Audubon does not mean every buyer expects ten percent off. It means listings priced above their street’s record sat and then cut. A Devon Green home priced inside the recent band, with its paperwork ready, draws offers closer to its list price, and the negotiation turns on terms rather than a large reduction.

Inspection, Roof and Insurance

Devon Green homes are 32 to 36 years old. The buyer’s inspector and insurer will look at the roof, the air conditioning, the water heater, the electrical panel and the window and door protection. We recommend a pre-listing wind mitigation inspection on form OIR-B1-1802 and a four-point report where it helps, so the buyer’s insurance quote arrives early and does not become a late renegotiation.

Building the Club Application Into the Contract Dates

A Devon Green deed is not effective until the Audubon Country Club Foundation records its Certificate of Compliance, and the buyer must be admitted to the club at least at the Social level first. We write the application into the contract calendar, order both estoppels the week the contract is signed, and keep the closing date realistic around those clocks.

Which Recent Devon Green Sales Matter Most to Your Price?

The recent Devon Green sales that matter most are the five qualified sales Collier County recorded from May 2022 to April 2026, read for side of street, base living area, year built and condition. Your appraiser and your buyer will use the same five, so each one is worked through here without addresses or owner names.

Data updated: September 2026 (Collier County sales file, published 29 Aug 2026; Southwest Florida MLS Matrix, retrieved 16 Sep 2026)

The Five Sales, Line by Line

  • May 2022, $1,376,000: a 1993 home of 2,635 base square feet, $522 per foot, the largest of the five.
  • November 2022, $1,325,000: a 1991 home of 2,178 base square feet, $608 per foot.
  • February 2025, $1,400,000: a 1994 home of 2,601 base square feet, $538 per foot.
  • August 2025, $1,500,000: a 1991 home of 2,356 base square feet, $637 per foot, the highest price and the highest price per foot of the five.
  • April 2026, $1,165,000: a 1993 home of 2,178 base square feet, $535 per foot, the only MLS closing in the last twelve months.

The Most Recent Sale, Worked Through

The April 2026 closing at $1,165,000 is the one every buyer will quote. It is also the lowest of the five, on one of the smaller floor plans. Against the November 2022 sale of a home with the same 2,178 base square feet at $1,325,000, it shows how much condition, updates and side of street move a Devon Green price between two homes the county measures identically.

The Highest Sale in the Window

The August 2025 sale at $1,500,000, $637 per base square foot on a 1991 home, sets the top of the band. A seller whose home matches it on updates, roof and view has a defensible case near that level; a seller whose home does not should price inside the band rather than above it, because the one active listing at $1,575,000 is already testing the ceiling.

What a Buyer’s Appraiser Will Use

An appraiser will use the closest Devon Green sales first and reach to Montclair or other Audubon sales only when it must. With five sales in 60 months, the appraiser may use sales that are two or three years old, adjusted for time. A list price that sits inside the recorded band, supported by your own documentation, is the price most likely to appraise.

What Does It Cost to Sell a Devon Green Home?

Selling a Devon Green home costs the negotiated brokerage commission, Florida documentary stamp tax on the deed at $0.70 per $100, two estoppel certificate fees, a municipal lien search, and prorated property taxes and assessments. In Collier County the buyer customarily pays the owner’s title policy, and the buyer pays Audubon’s Resale Capital Contribution.

Data updated: September 2026 (Florida Statutes 201.02 and 720.30851, Florida Department of Revenue, and Southwest Florida MLS Matrix fee disclosures retrieved 16 Sep 2026)

Documentary Stamp Tax on the Deed

Florida charges $0.70 per $100 of consideration, or portion thereof, under Florida Statutes 201.02, and a Florida seller customarily pays it on a residential resale. At the Devon Green 60-month median of $1,376,000 that is 13,760 taxable units, or $9,632. At $1,500,000 it is $10,500. It is the largest fixed cost of selling after commission.

Title Insurance and the Collier County Custom

In most Florida counties, including Lee County, the seller customarily chooses the closing agent and pays the owner’s title policy. In Collier County the custom flips and the buyer customarily chooses and pays. Nothing in the statutes fixes this, so the contract controls, and a seller moving within Southwest Florida should confirm the allocation in writing.

Two Estoppel Certificates on Every Devon Green Sale

Every Devon Green sale needs an estoppel certificate from Devon Green at Audubon Residents’ Association and another from the Audubon Country Club Foundation. Florida Statutes 720.30851 requires delivery within ten business days of a request, and the 2024 statutory cap for a current account is $299 per certificate, with $119 more for delivery within three business days. Order both the week the contract is signed.

The Fees Your Buyer Pays, Not You

Listing agents disclosed a transfer or capital contribution of $3,700 on 21 of the 24 Audubon closings in the trailing twelve months, and an application fee of $150 on 23 of 24. The master declaration places the Resale Capital Contribution, $3,000 indexed to inflation, on the transferee, your buyer. Put it on the Foundation’s estoppel so it lands on the buyer’s side of the closing statement.

Commission After the NAR Settlement

Since August 17, 2024, offers of buyer broker compensation cannot be advertised in the MLS, buyers sign written agreements with their own agents, and every commission is fully negotiable and not set by law. What you negotiate with us is the listing side, and whether to offer anything toward the buyer’s agent is a separate decision we make together, based on the buyers your home is likely to meet.

What Must a Devon Green Seller Disclose Under Florida Law?

A Devon Green seller must give the buyer the Florida Statutes 720.401 homeowners association disclosure summary before the contract is signed, not at closing, because Devon Green’s association and the Audubon master association are both Chapter 720 associations. Every Florida seller must also disclose known material facts that are not readily observable, including roof and water history.

Data updated: September 2026 (Florida Statutes 720.401 and 689.261, current text; Collier County Clerk index, read 25 Sep 2026)

The HOA Disclosure Summary Is Owed Before Contract

Florida Statutes 720.401 says a prospective parcel owner “must be presented a disclosure summary before executing the contract for sale,” and on a resale the parcel owner supplies it. The contract must carry the statutory voidability warning. If the summary is missing, the buyer may cancel within three days after receiving it or before closing, whichever comes first, and that right cannot be waived. This is information, not legal advice; confirm the form with your closing agent.

What the Devon Green Declaration Assigns to Each Side

The recorded documents split the transaction cleanly. The Devon Green declaration places no restriction on transfers but requires that the association be notified of every transfer. The buyer applies to the club at a minimum Social level and pays the Resale Capital Contribution as transferee. The Foundation records a Certificate of Compliance; 28 such Foundation notices are indexed against Devon Green lots since 2011. Who owes what is fixed by the covenants even where no amount is published.

The Property Tax Disclosure Summary

Florida Statutes 689.261 requires that a buyer of residential property receive a property tax disclosure summary at or before contract, warning that the buyer should not rely on the seller’s current taxes. On Devon Green, where 15 homes carry a Save Our Homes benefit with a median of $412,086, that warning describes the largest change in carrying cost your buyer will face.

Roof, Water and Known Defects

Under Johnson v. Davis, a Florida seller who knows of facts materially affecting value that are not readily observable must disclose them. For a Devon Green home that means roof history, prior water intrusion, insurance claims, plumbing, open permits and any pending association assessment. If you hold an elevation certificate or wind mitigation report, put it in the disclosure package, because it usually helps the buyer’s insurance quote.

How Does Flood Zone Affect Selling a Devon Green Home?

Flood zone affects a Devon Green sale address by address. On the effective February 8, 2024 map, 7 of 34 Devon Green Lane address points, 21 percent, sit in Zone AH, where a federally backed mortgage requires flood insurance; the rest are Zone X. Knowing your address’s zone before listing prevents a late surprise in the buyer’s quote.

Data updated: September 2026 (FEMA National Flood Hazard Layer, effective and preliminary, panel 12021C0191J; Collier County Floodplain Management statement of 1 Aug 2026; retrieved 25 Sep 2026)

Both rows are true; they count slightly different point sets. Either way, most Devon Green homes carry no federal flood-insurance mandate, and a minority do. There is no Zone V or VE anywhere in Audubon Country Club.

The Preliminary Map, Stated Carefully

FEMA issued preliminary flood maps for the Cocohatchee basins on March 20, 2025. On that preliminary map, all six Zone AH addresses in the Devon Green plat move to Zone X. As of Collier County’s August 1, 2026 statement, no final determination or effective date has been issued, so lenders and insurers rate off the February 8, 2024 map. A listing may mention the preliminary map; it may not describe it as in force.

Elevation Certificates and the Letter of Map Amendment

Collier County’s elevation certificate layer shows one certificate on file for Devon Green Lane, and FEMA granted one Letter of Map Amendment on the street in December 2017, removing that structure from the Special Flood Hazard Area. Bare-earth ground elevation at the Devon Green address points runs from 11.12 to 12.84 feet NAVD88 against base flood elevations of 9.5 to 10.5 feet across Audubon, which is why an owner in Zone AH should ask a surveyor whether a certificate or amendment is worth pursuing.

Insurance Credits a Buyer Will Ask About

Collier County is a Community Rating System Class 5 community, which earns a 25 percent discount on National Flood Insurance Program premiums. Florida law requires insurers to offer wind mitigation credits documented on form OIR-B1-1802, and on Devon Green the roof is the owner’s, so its age and permit drive the buyer’s wind premium. Twelve impact-window and shutter notices of commencement on Devon Green lots show owners investing in exactly that.

What Will Your Buyer Pay to Own a Devon Green Home?

A Devon Green buyer pays three recurring charges plus property tax: the Devon Green association assessment, which no public record states, the Audubon Country Club Foundation master assessment, disclosed at $6,175 a year on 15 of 24 recent Audubon closings, and mandatory club dues, disclosed at $10,855 or $13,770. Your listing should present all three honestly.

We do not add these into a monthly total, because the first line is unpublished and a total built without it would be a guess. Your estoppel from the Devon Green association supplies that line for your buyer.

The Club Fee Falls Into Two Tiers

Listing agents disclosed a mandatory club fee of $10,855 on 16 of the 24 Audubon closings and $13,770 on 6, the two tiers matching Social and golf. Golf membership is capped at 340, below the number of homesites. The club does not publish its initiation fee or dues, so your buyer should ask the club’s membership office for its schedule in writing early in the contract.

The Tax Reset Your Buyer Inherits

As an illustration of the mechanism, the county’s median Devon Green assessed just value of $955,645 at the full 9.4020 mills with no exemption is about $8,985 a year, against a homesteaded median of $5,078 today. A buyer’s first bill follows the sale price, the homestead decision and the county’s next assessment, so the illustration is not a quote for any home.

No CDD on the Tax Bill

The 2026 roll shows $0.00 in non-ad-valorem assessments on all 33 Devon Green homes, and Audubon has no Community Development District. Against many newer Naples golf communities that carry a district bond line, that is a genuine selling point, and your listing should say it plainly.

Which Devon Green Rules Affect a Sale?

The Devon Green rules that most affect a sale are the 2006 leasing limit of 60 days minimum and two leases a year, the Architectural Review Board’s written approval for exterior changes, the two-pet limit, the four-hour limit on boats, trucks and trailers, and the primary-occupant rule for homes held in a trust or entity.

Data updated: September 2026 (recorded Devon Green declaration and 2006 amendment, read 25 Sep 2026; Collier County 2026 tax roll)

Leasing and Selling With a Tenant

Under section 10.04 as amended in 2006, every lease must be written, last at least 60 days, and no lot may be leased more than twice in a year. Nothing stops a sale while a lease is running; the buyer takes the home subject to it. Give the buyer the lease and the tenant’s end date early, and show a leased home by appointment.

Architectural Approvals on Work You Did

Section 6.03 requires written approval before any addition, change, alteration, repair or replacement visible from outside. A new pool cage, shutters, a paint color or landscaping changes made while you owned the home need approval on file, and buyers ask for it. Gather the approvals before you list, not after the inspection.

Pets, Vehicles and the Garage

The declaration allows no more than two household pets per lot, bars boats, trucks, commercial vehicles, trailers and recreational vehicles on a lot for more than four hours, and bars permanently enclosing or converting a garage without the Board’s written permission. A buyer who needs a boat at home, or a third dog, is not a Devon Green buyer, and your listing saves everyone time by saying so.

Homes Held in a Trust or Entity

Fifteen of the 33 Devon Green homes are held in a trust, so a trust sale is routine. The declaration requires an entity or trust owner to designate one natural person as its primary occupant, and the trustee or personal representative signs the deed with the trust or letters of administration. We coordinate the paperwork with your attorney early.

How Long Does It Take to Sell a Devon Green Home?

Devon Green’s own days on market are not broken out in the September 16, 2026 MLS pull. Across Audubon Country Club the median was 88.5 days over 24 closings in twelve months. A correctly priced Devon Green home in season can move faster, because buyers wait for this street, and the club and estoppel steps add weeks to closing.

Data updated: September 2026 (Southwest Florida MLS Matrix, Audubon trailing twelve months, retrieved 16 Sep 2026)

Season and the Devon Green Buyer

Fall listing puts a Devon Green home in front of the winter buyer pool, which includes seasonal buyers who tour in January and February. The 2025 Devon Green sales recorded in February and August, which shows that a well-prepared home sells outside season too. We set the launch date around your plans and the live competition.

A Realistic Sequence

A typical sequence runs two to three weeks of preparation, photography and paperwork; the marketing period; an inspection period of ten to fifteen days after contract; and a closing that allows for the buyer’s club application, both estoppels, the buyer’s insurance and appraisal and the Foundation’s Certificate of Compliance. We write every one of those clocks into the contract.

Selling While You Are Up North

Nine of the 33 Devon Green owners mail their tax bills outside Florida. We handle showings through the gate, contractor access, the estoppels and a remote closing, and Marc Comisar manages the house on the ground so an out-of-state owner can sell without flying down.

What Should Your Listing Say About Life on Devon Green Lane?

A Devon Green listing should say what life on the lane actually offers: a detached pool home on a private road inside the Club Side gate, a fairway or lake view from the lanai, lawns and exterior painting handled by the association, and the club’s golf, tennis, Lifestyle Center and dining a short cart ride away, with county beaches nearby.

Data updated: September 2026 (Audubon Country Club published pages; Collier County Public Schools 2026-27 zoning and Florida Department of Education 2025-26 grades, retrieved 25 Sep 2026)

The Club and the Course

Audubon Country Club’s course is a 1989 Joe Lee design, par 72 and 6,755 yards from the back tee, with all eighteen greens rebuilt in 2018. The club runs seven Har-Tru tennis courts and a 19,000-square-foot Lifestyle Center opened in August 2020, with fitness, treatment rooms and a pool. Devon Green Lane is on the Club Side, the same side as the clubhouse.

Beaches and the Boardwalk

Audubon has a community boardwalk and kayak launch onto the estuary backwaters, and Collier County residents, including part-time owners, park free at county beach parks such as Vanderbilt Beach Park and Barefoot Beach Preserve with a resident permit. Delnor-Wiggins Pass State Park charges $6 per vehicle. There is no marina and no Gulf access for larger boats inside the gates.

Schools Zoned to Devon Green

Devon Green is zoned for Naples Park Elementary, North Naples Middle and Aubrey Rogers High for the 2026-27 school year, all three graded A by the Florida Department of Education for 2025-26. Aubrey Rogers replaced Gulf Coast High as the zoned high school in 2023, so older listings may name the wrong school.

All Ages, Full Time or Seasonal

Devon Green is all-ages inside an all-ages community: Audubon’s master declaration states there is no restriction on occupancy by children. The street’s owners are full-time Floridians and seasonal owners in roughly equal measure, which is the buyer pool your listing speaks to.

Why the Valuation Comes Before the Listing Agreement

On a street with about one sale a year, the price decides the sale. We would rather you see the evidence and the number before you commit to anything, and many Devon Green owners use the valuation to decide whether to sell this season or next.

What Do Sellers Say About Working With McGreevy and Comisar?

McGreevy and Comisar are a top-reviewed listing team on Google, and the quotes below are genuine five-star client reviews from that profile, reproduced in each reviewer’s own words. We publish no aggregate score and no star-rating widget. Read the full set on the McGreevy and Comisar Google reviews profile.

A Seller on Pricing Judgment

★★★★★ “Their recommendation on pricing my unit was sound and proved prescient. I never questioned their integrity and found it easy to rely on their recommendations. I would work with them again in a heartbeat.” Charlie Carroll, verified Google review

On a street with five recorded sales in five years, pricing judgment is the whole game, because there is little margin for a guess to correct itself.

A Seller on Time on Market

★★★★★ “We had been on the market for several months with no offers. When we signed with Marc our house was sold in 2 weeks. He has a unique system for selling homes.” Sandra Decker, verified Google review

A listing that has gone stale usually has a pricing or exposure problem, and the fix is almost never simply waiting for the next season.

A Seller on Follow Through

★★★★★ “Jesse was very professional, helpful and kept in touch with ideas and suggestions which developed into a sale. Highly recommend his company for their excellent follow through.” Donald Vogler, verified Google review

Follow through is what carries a Devon Green contract through a club application, two estoppels and an insurance quote on an owner’s roof.

An Out-of-Area Seller on Being Far Away

★★★★★ “Not living in the area, Jesse made life easy for me when we decided to sell our condo. His attention to detail, patience, understanding, and tenacity in dealing with all the moving parts was truly impressive.” Eric Acra, verified Google review

Nine Devon Green owners mail their tax bills outside Florida, and a sale managed from a distance is routine for us.

Why Does a Devon Green Specialist Matter When You Sell?

A Devon Green specialist matters because the facts that decide a sale here live in recorded documents, not in a listing feed: the owner’s roof under the 2006 amendment, two estoppels, the club admission and Certificate of Compliance, a buyer-paid capital contribution, address-level flood zones and a five-sale price record that an Audubon-wide median distorts.

What a General Naples Agent Tends to Miss Here

A general agent may price a Devon Green home off the Audubon median, describe the roof as the association’s, order one estoppel instead of two, put the Resale Capital Contribution on the seller’s side of the statement, or learn about the Certificate of Compliance in week three of the contract. None of those errors is exotic, and each one costs a seller time or money.

How Devon Green Fits the Audubon Seller Picture

Devon Green is the entry tier of a gate whose medians run far higher. If you own elsewhere inside Audubon, or want to see how a Devon Green price sits against the whole community, our Audubon Country Club home valuation page applies the same record-first method to all 410 homesites. The full parent guide is our Audubon Country Club community guide.

Are You Also Buying Your Next Home in Southwest Florida?

Many Devon Green sellers are homesteaded Floridians moving within Collier or Lee County, so the sale and the next purchase are one financial plan. We run both sides together, including the timing of two closings and the Save Our Homes portability claim that can carry accumulated tax savings to your next Florida homestead.

Data updated: September 2026 (Florida Department of Revenue property tax guidance, retrieved 25 Sep 2026)

Buying and Selling in the Same Season

A Florida homesteader who sells and establishes a new Florida homestead may transfer accumulated Save Our Homes benefit, within statutory limits, by filing with the new homestead application. Homestead status is fixed on January 1 each year, so we sequence both closings around that date. If you are buying, start with how we represent buyers in Southwest Florida or call Marc Comisar at (239) 287-5873.

Buying on Devon Green or Elsewhere in Audubon Again

Some owners move within the gates, or buy a second Devon Green home for family. Frequently Asked Questions, Seller Edition: Selling a Home in Devon Green at Audubon

These are the questions Devon Green owners ask before they sell, answered for a Collier County seller, each in a single paragraph. They cover price, timing, the club and association steps, costs, disclosure, flood and taxes. Nothing here is tax or legal advice; confirm anything that affects your sale with your closing agent, attorney or CPA.

Data updated: September 2026 (Collier County sales file and 2026 roll, published 29 Aug 2026; Southwest Florida MLS Matrix, retrieved 16 Sep 2026)

How do I sell my home in Devon Green at Audubon?

Start with a written valuation built from the five recorded Devon Green sales, not a portal estimate, then prepare the paperwork before you list: both estoppels, the roof permit and any wind mitigation report, your flood zone and your architectural approvals. Plan for the buyer’s club application and the Certificate of Compliance, and price inside the recorded band. Call Jesse McGreevy at (239) 898-6072 to begin.

Who is the best listing agent for Devon Green?

Look for an agent who prices from recorded Devon Green sales, understands the 2006 roof amendment and a mandatory membership closing, and personally negotiates the offer. McGreevy and Comisar are Top 1% Real Estate Agents Nationally Since 2008 and the #1 Team in Southwest Florida since 2012, and Jesse and Marc handle every listing themselves.

What is my Devon Green home worth?

Most likely somewhere inside the band the last five recorded sales set, $1,165,000 to $1,500,000, with the side of the street, the roof and the updates deciding where. The county’s 2026 median assessed just value is $955,645, but assessed values are not sale prices. Request a written valuation for your address.

How many homes are in Devon Green?

Thirty-three detached single-family homes on Devon Green Lane, plus Tract A, the private road owned by the residents’ association. The club’s count and Collier County’s count agree exactly.

How many Devon Green homes sell each year?

About one now. Collier County recorded 5 qualified Devon Green sales in the 60 months to its August 29, 2026 file, against 19 in the five years 2017 to 2021, and 94 in its whole recorded history since 1991.

What did Devon Green homes sell for recently?

$1,165,000 in April 2026, $1,500,000 in August 2025, $1,400,000 in February 2025, $1,325,000 in November 2022 and $1,376,000 in May 2022, all qualified recorded sales in Collier County’s file.

How long will my Devon Green home take to sell?

Devon Green’s own days on market are not broken out in the September 16, 2026 MLS pull. Across Audubon the median was 88.5 days over 24 closings in twelve months. Price and condition decide the rest, and the club and estoppel steps add time to closing.

What is the sale-to-list ratio in Audubon Country Club?

The median sale-to-list ratio across Audubon’s 24 closings in the twelve months to September 16, 2026 was 90.01 percent. It reflects listings priced above their street’s record that later cut, so a Devon Green home priced inside its recent band usually fares better.

Is now a good time to sell on Devon Green?

For a prepared, well-priced home, yes. Supply is thin, with one active Devon Green listing in the September 16, 2026 MLS pull, and buyers who want a detached pool home inside the gate wait for this street.

Why is the online estimate for my Devon Green home wrong?

Because a model needs recent similar sales and Devon Green has about one a year, and because a model cannot read the owner’s roof duty, the side of the street, impact glass or a new kitchen. It often leans on the assessed value or the wider Audubon market, both of which mislead here.

When is the best time of year to list a Devon Green home?

Fall, to meet the winter buyer pool, though the 2025 Devon Green sales recorded in February and August. The right launch date also depends on the live competition, which on this street is usually one or two listings.

Do buyers compare my Devon Green home with Montclair?

Yes. Montclair at Audubon is the other entry into the gate, with four MLS closings at a median of $1,310,000 in the twelve months to September 16, 2026. Your listing should explain the detached house, the private pool and the lower flood exposure.

Does my buyer have to join Audubon Country Club?

Yes. Every Audubon buyer must join the club at least at the Social level, a requirement since April 17, 2006 under Official Records Book 6078, Page 688. Golf is a separate election above Social, capped at 340.

Is club membership included in the Devon Green HOA fee?

No. Club dues are billed by the club, separately from the Devon Green assessment and the master assessment. Mandatory is not the same as bundled.

What is a Certificate of Compliance?

A recorded instrument from the Audubon Country Club Foundation certifying that a plot is in compliance with the master declaration for a transfer. The transfer is not effective until it is recorded, and 28 such Foundation notices are indexed against Devon Green lots since 2011.

Who pays the Resale Capital Contribution when I sell?

The buyer. The master declaration sets it at $3,000 indexed to inflation and makes it payable by the transferee; listing agents disclosed $3,700 on 21 of 24 recent Audubon closings.

Which estoppel certificates does a Devon Green sale need?

Two: one from Devon Green at Audubon Residents’ Association and one from the Audubon Country Club Foundation. Florida law gives an association ten business days to deliver each one after a request.

What does an estoppel certificate cost in Florida?

The 2024 statutory cap for a homeowners association estoppel on a current account is $299, with $119 more for delivery within three business days. A Devon Green sale needs two.

Do I need the Devon Green association’s approval to sell?

The recorded declaration places no restriction on transfers but requires notice to the association. The approval that controls closing is the club’s admission of your buyer and the Foundation’s Certificate of Compliance.

Should I replace my roof before I sell a Devon Green home?

Not always, but document it either way. The roof is yours under the 2006 amendment, so the buyer’s insurer will price it; a roof with a finaled permit and a wind mitigation report sells more easily, and an older roof is usually negotiated as a credit.

Does my roof’s age affect my buyer’s insurance?

Yes. Florida wind premiums depend heavily on roof age and wind mitigation features documented on form OIR-B1-1802, which is why the roof permit belongs in your listing file.

Should I get a pre-listing inspection?

On a 32 to 36 year old home, usually yes, or at least a wind mitigation and four-point inspection. Finding a roof, water heater or panel issue before the buyer does turns a renegotiation into a disclosure.

Is my Devon Green home in a flood zone?

Most likely not. On the effective February 8, 2024 map, 7 of 34 Devon Green Lane address points are in Zone AH and the rest in Zone X. Check your own address on FEMA’s Map Service Center before you list.

My home is in Zone AH. How does that affect my sale?

A lender will require flood insurance, so give buyers a quote early. One Devon Green home holds a 2017 Letter of Map Amendment removing the structure from the flood zone, which shows the route exists for an eligible home.

Will FEMA’s preliminary map help my sale?

It may later. The March 20, 2025 preliminary map moves Devon Green’s six plat addresses in Zone AH to Zone X, but it is not in force, and lenders rate off the February 8, 2024 map until FEMA issues a final determination.

Will my buyer’s property taxes be higher than mine?

Usually. Your bill may carry a Save Our Homes cap that does not transfer; the buyer’s first bill follows the new assessment. The 2026 median Devon Green bill is $7,421, and homesteaded owners’ median is $5,078.

Does Devon Green have a CDD?

No. The 2026 roll shows $0.00 in non-ad-valorem assessments on every Devon Green home, and Audubon has no Community Development District.

Can I put a For Sale sign in my Devon Green yard?

Only with the Architectural Review Board’s approval. The declaration bars signs displayed to public view except the neighborhood’s own sign, traffic signs or approved signs.

Can I sell my Devon Green home with a tenant in it?

Yes. Leases must be written and at least 60 days long, with no more than two a year; the buyer takes the home subject to the lease.

Can I sell my Devon Green home furnished?

Yes, and many Devon Green buyers are seasonal. List furnishings on a separate inventory so the appraisal values the house.

Which renovations pay back on Devon Green?

Kitchen and bath updates, impact windows and doors, a documented newer roof and a refreshed pool and cage, because buyers compare near-identical houses and those are the visible differences.

Should I sell my Devon Green home without an agent?

You can, but on a street with one sale a year and two associations plus a club, pricing and paperwork decide the result. Signs need approval and showings run through the gate, which removes most of what a For Sale by Owner seller relies on.

Can I sell my Devon Green home off-market?

Yes, with a private sale to qualified buyers in our database, when privacy matters more than maximum exposure. We set out the trade-off in price before you choose.

What happens to my club membership when I sell?

Your buyer takes on their own membership at least at the Social level. The recorded documents do not address how a seller’s membership ends or whether anything is refundable, so ask the club directly.

I inherited a Devon Green home. What changes?

The personal representative or trustee signs the deed with letters of administration or the trust, and the homestead and Save Our Homes status end with the owner. Fifteen of the 33 homes are held in trusts, so the process is familiar to the association and the club.

Will I owe capital gains tax when I sell?

It depends on your basis, use and exemption; IRS Publication 523 explains the primary-residence exclusion. A foreign seller may face FIRPTA withholding. Confirm with your CPA before you list.

What should I do first if I am thinking about selling?

Request a written valuation, find your roof permit and any wind mitigation report, check your flood zone, and gather your architectural approvals. Then call Jesse McGreevy at (239) 898-6072 and decide on timing with the live competition in view.

Three documents that matter to a Devon Green seller are not public and cannot be linked: the Devon Green association’s adopted budget and estoppel, from its manager of record, Precedent Hospitality and Property Management; the Audubon Country Club Foundation’s estoppel; and the club’s written membership schedule, from the club’s membership office.
