Devon Green at Audubon, North Naples Florida
Devon Green at Audubon records about one sale a year, so an online estimate has almost nothing to work from. McGreevy and Comisar value your home from the five recorded Devon Green sales, adjusted for your side of the lane, roof, updates and pool. Free and in writing.
Updated September 2026 · By Jesse McGreevy and Marc Comisar, Domain Realty
A Devon Green at Audubon home is most likely worth something inside the band its last five recorded sales set, $1,165,000 to $1,500,000 over the 60 months to August 29, 2026, with a median of $1,376,000. The side of the lane, the roof, the updates and the pool decide where a specific home falls.

This valuation guide sits beside our complete Devon Green at Audubon neighborhood guide, which covers the 1989 declaration, the 2006 roof amendment, the flood map and the schools in full. Here the question is narrower: what your home on Devon Green Lane would sell for, and how we get to that number. Devon Green is 33 detached, maintenance-included homes inside Audubon Country Club in North Naples, and it records about one qualified sale a year, so the answer comes from the street’s own recorded sales rather than an Audubon-wide average. Call Jesse McGreevy at (239) 898-6072 for a written valuation.
If you are comparing who should value and sell your home, our guide to the best real estate agents in Naples sets the city’s teams side by side on the public record. McGreevy and Comisar are Top 1% Real Estate Agents Nationally Since 2008, and as the leaders of Domain Realty Group our team has closed over $2.5 billion in real estate.
A single number without its evidence is a guess with a decimal point. On a street with five recorded sales in five years, you deserve to see each one, with its date, size, price per square foot and year built, and to see how we adjusted for your home. That is what the valuation you request below contains.
These are career numbers across Lee and Collier County. Domain Realty, our brokerage, closed 658 transaction sides in Naples in the 60 months to October 5, 2026, $521.5 million in volume counted by side, per the Southwest Florida MLS pulled that day. McGreevy and Comisar are the #5 real estate team in Florida in the 2026 RealTrends rankings. The market’s own record is what your value depends on.
You get a free Devon Green valuation in about 60 seconds by entering your address in the Home Valuation form at the top of this page, or by calling Jesse McGreevy at (239) 898-6072. Jesse follows up with the recorded Devon Green sales that fit your home and a written opinion of value, at no cost and with no obligation.

Your address, a rough date for your last roof and its permit if you have it, any impact windows or doors, the year of your last kitchen or bath update, and whether your lanai faces the 5th fairway or a lake. Those five facts move a Devon Green value more than anything else, and none of them is visible to an online model.
Jesse reviews your home against the five recorded Devon Green sales and the live competition, then sends a written valuation with the comparable sales, the adjustments and a recommended range. If you want a walkthrough, Marc Comisar will see the home in person, which usually changes the number by the amount the photos cannot show.

Our Devon Green valuation beats an online automated estimate because an automated model needs frequent, similar sales and Devon Green records about one a year. A model cannot read the 2006 amendment that makes the roof the owner’s, cannot see which side of the lane a lanai faces, and cannot see impact glass or a new kitchen.
Data updated: September 2026 (Collier County sales file, published 29 Aug 2026; recorded 2006 amendment, Official Records Book 4107, Page 1002)
An automated valuation leans on recent nearby sales. Devon Green recorded 5 qualified sales in the 60 months to August 29, 2026, and only one in the last twelve. With so little Devon Green evidence, a model reaches for wider Audubon sales, where the twelve-month MLS median was $1,795,000, or for the county’s assessed value, and both point the wrong way for this street.
Under the 2006 amendment, “Roof repairs and replacement shall be the responsibility of the Lot Owners,” while the association paints and cleans roofs and keeps the lawns. The club’s own page still says the association provides “roof maintenance.” A buyer who reads the recorded text prices your roof’s age; a model reading listing remarks may not.
The county’s 2026 median assessed just value for Devon Green is $955,645, and all five recent Devon Green sales closed above that median. Assessed values are mass-appraisal figures for taxation, useful for ranking homes against each other and nothing else. A valuation that starts from the tax roll starts low.
An automated estimate is quick and free, and it usually places a Devon Green home in the right broad range. What it cannot do is tell you where inside a $335,000 band your specific home sits, which is the question that decides your list price and your net.
We value a Devon Green home in eight steps: the five recorded sales, read on the county’s base living area; side of the lane; size; roof age and permit; impact protection; kitchen, bath and pool condition; the address’s flood zone; and the live Devon Green and Montclair competition. Those five sales ran about $522 to $637 per base square foot.
Data updated: September 2026 (Collier County sales file and 2026 roll, published 29 Aug 2026; FEMA effective map, February 8, 2024; Southwest Florida MLS Matrix, retrieved 16 Sep 2026)
We start with every qualified Devon Green sale of the last 60 months and read each one on the county’s base living area, never mixing the county’s measurement with the MLS living-area field. We tracked every qualified Devon Green sale since 1991, all 94, to see how the street has moved.
The west-side homes face the 5th fairway and western sunsets; the east-side homes face the lakes and morning sunrises. In a street this uniform, the side is often the largest difference between two similar homes, so we read each sale for its side.
Base living area runs from 1,769 to 2,650 square feet, with a median of 2,206. The club describes the homes as 2,200 to 2,800 square feet of air-conditioned space. We adjust on the county’s base area so every sale is measured the same way.
The roof is the owner’s under the 2006 amendment. About 30 roofing notices of commencement were filed on Devon Green lots between 2012 and 2022, every one by an individual owner. A newer roof with a finaled permit and a wind mitigation report adds value; an older roof is usually priced as a credit.
Twelve shutter, window and impact-protection notices of commencement are recorded on Devon Green lots from 2005 to 2025. Impact glass lowers the buyer’s wind premium and is one of the visible differences between near-identical houses.
Every home dates to 1990 through 1994. Updated kitchens and baths, a refinished pool and a sound screen cage separate a Devon Green home from the last sale. The roll records a private pool on 32 of the 33 lots and a spa on 31, so buyers expect one.
On the effective February 8, 2024 map, 7 of 34 Devon Green Lane address points are in Zone AH and the rest are Zone X. A Zone AH address carries a federal flood-insurance requirement with a federally backed mortgage, which a buyer prices into the offer.
On September 16, 2026 the MLS showed one active Devon Green listing, asking $1,575,000, and two Montclair at Audubon condominiums among Audubon’s five actives. We read each with its price history, because those are the homes your buyer will tour the same afternoon.
Devon Green home values stepped up sharply in 2022 and have held a band since: the five recorded sales from May 2022 to April 2026 ran $1,165,000 to $1,500,000, against $587,000 to $769,000 for the four sales of 2021. Sales have slowed to about one a year, from 19 in the five years 2017 to 2021.
Data updated: September 2026 (Collier County Property Appraiser sales file, all recorded history to 29 Aug 2026, retrieved 25 Sep 2026)
Period | Qualified sales | Median | Range |
|---|---|---|---|
1991 to 1994 (first sales) | 21 | $370,000 | $330,000 to $408,000 |
1995 to 1999 | 21 | $379,900 | $300,000 to $442,500 |
2000 to 2006 | 14 | $472,500 | $420,000 to $900,000 |
2009 to 2012 | 8 | $431,450 | $400,000 to $600,000 |
2013 to 2016 | 7 | $490,000 | $420,000 to $590,000 |
2017 to 2019 | 13 | $560,000 | $361,000 to $715,000 |
2020 to 2021 | 6 | $593,500 | $587,000 to $769,000 |
2022 to April 2026 | 5 | $1,376,000 | $1,165,000 to $1,500,000 |
Window: all recorded history, 1991 to the county’s August 29, 2026 file, 94 qualified sales. No qualified sale was recorded in 2007, 2008, 2016, 2023 or 2024.
Four Devon Green homes sold in March and July 2021 for $587,000 to $769,000, and the next two, in May and November 2022, sold for $1,376,000 and $1,325,000. The step reflects the wider Naples reset of those years, and the band has held rather than climbed since.
We tracked the owners as well as the sales. On the 2026 roll, 17 of 33 homes are homesteaded, and 15 carry a Save Our Homes benefit with a median of $412,086. Owners with a low basis and a large benefit have little reason to move, which is why supply is thin and why a well-prepared listing meets waiting buyers.
Months of supply means little when a street records one sale a year: one active listing against one annual sale reads as twelve months, while the same listing against Audubon’s 24 annual closings reads very differently. Across all of Audubon the MLS showed about 2.5 months of supply on September 16, 2026. For Devon Green, the useful facts are the one live competitor and the waiting buyers.
Measure (2026 roll, 33 homes) | Median | Range |
|---|---|---|
Lot size | 0.17 acre | 0.17 to 0.24 acre |
Year built | 1991 | 1990 to 1994 |
Base living area | 2,206 sq ft | 1,769 to 2,650 |
Assessed just value | $955,645 | $860,425 to $1,171,872 |
Assessed value per base sq ft | $421 | |
2026 property tax bill | $7,421 | $3,794 to $10,699 |
The land is valued at the same $393,525 on most lots, so the county’s spread comes from the house, its size, condition and updates. Assessed values are not sale prices.
Your Devon Green comparables are the five qualified sales Collier County recorded from May 2022 to April 2026, at $1,376,000, $1,325,000, $1,400,000, $1,500,000 and $1,165,000. An appraiser will use the same five first, adjusted for time, size, side of the lane and condition, before reaching to Montclair or other Audubon sales.
Data updated: September 2026 (Collier County sales file, published 29 Aug 2026; Southwest Florida MLS Matrix, retrieved 16 Sep 2026)
Recorded | Sale price | Base living area (county) | Price per base sq ft | Year built |
|---|---|---|---|---|
May 2022 | $1,376,000 | 2,635 | $522 | 1993 |
November 2022 | $1,325,000 | 2,178 | $608 | 1991 |
February 2025 | $1,400,000 | 2,601 | $538 | 1994 |
August 2025 | $1,500,000 | 2,356 | $637 | 1991 |
April 2026 | $1,165,000 | 2,178 | $535 | 1993 |
Window: 60 months to the county’s August 29, 2026 file. Five sales, dollar volume $6,766,000, median $538 per base square foot. Bedrooms and days on market are not on the county file and were not broken out for Devon Green in the MLS pull.
The largest home of the five, 2,635 base square feet, built 1993, at $522 per foot, the lowest per-foot figure in the window. Larger Devon Green homes carry a lower price per foot, which is normal, and a valuation should not apply a small home’s per-foot rate to a large one.
A 1991 home of 2,178 base square feet at $608 per foot. It shares its county-measured size with the April 2026 sale, which makes the pair the clearest evidence on this street of how much condition and updates move a price between two homes the county measures identically.
A 1994 home of 2,601 base square feet at $538 per foot, one of the newest on the lane. It sits at the median of the five on price per foot.
A 1991 home of 2,356 base square feet at $637 per foot, the highest price and the highest price per foot of the five. It marks the top of the recorded band.
A 1993 home of 2,178 base square feet at $535 per foot, the only Devon Green closing in the MLS over the last twelve months and the one every buyer will quote. Against the November 2022 sale of the same measured size at $1,325,000, it shows a $160,000 spread driven by condition, updates and side of the lane.
Devon Green vs Montclair is the comparison every Audubon entry-tier buyer makes. Devon Green’s five recorded sales ran $1,165,000 to $1,500,000 for detached pool homes; Montclair’s ten ran $825,000 to $1,900,000 for one 2,578-square-foot condominium plan, with a median of $1,160,500. The detached house has held a tighter band.

A buyer should choose Devon Green for a detached house, a private pool, a yard the association mows and a street mostly outside the mapped flood zone, and should be ready to own the roof. A buyer should choose Montclair for the largest single-level floor plan at the entry price, no roof or pool to manage, and comfort with condominium reserves and law.
Your buyer will likely tour Montclair. A Devon Green home that is priced inside its own band, with the roof documented and the pool in good order, wins that comparison on the house, the pool and the flood picture. A Devon Green home priced above its band hands the buyer to Montclair.
What adds or subtracts value on Devon Green Lane is condition, because the lots are valued alike and the houses are the same scale: the roof’s age and paperwork, impact glass, kitchen and bath updates, the pool and cage, the side of the lane, the address’s flood zone, and approvals on file for exterior work.
Data updated: September 2026 (Collier County Official Records notices of commencement index and 2026 roll, read 25 Sep 2026)
Adds value. The owner carries the roof, so the buyer and insurer price it. A finaled permit and a wind mitigation report on form OIR-B1-1802 turn a newer roof into a number the buyer’s insurer can credit.
Adds value. Impact protection lowers wind premiums under Florida’s mitigation credit law and removes the shutter routine for a seasonal owner.
Adds value. Every home is 32 to 36 years old, so an updated kitchen and baths are the most visible difference between two Devon Green homes of the same size.
Adds or subtracts. With a pool on 32 of 33 lots, buyers expect one in good order; a tired cage or an older pool finish shows up in the offer.
Changes the buyer pool. West-side fairway lanais and east-side lake lanais each have buyers, and we price each against the same side where the recorded sales allow.
Subtracts modestly in Zone AH. A federal flood-insurance requirement with a federally backed mortgage raises the buyer’s monthly cost. An elevation certificate or a Letter of Map Amendment can help.
Protects value. Exterior changes need written approval under section 6.03 of the declaration, and a buyer’s attorney will ask. Missing approvals become a closing problem.
Whether to sell, hold or lease a Devon Green home depends on your basis, your Save Our Homes benefit and your plans. Leasing is allowed within the 2006 limits of a written lease of at least 60 days and no more than two leases a year, which suits a winter tenant but not vacation rentals.
Data updated: September 2026 (recorded 2006 amendment, section 10.04; Collier County 2026 tax roll, published 29 Aug 2026)
Supply is thin, with one active Devon Green listing on September 16, 2026, and the recent band has held since 2022. A prepared home priced inside that band meets buyers who have been waiting for this street.
A homesteaded owner with a large Save Our Homes benefit pays far less tax than a new buyer would; the homesteaded median bill is $5,078 against $8,501 for non-homesteaded owners. That benefit can move with you to a new Florida homestead within statutory limits, which is worth planning before you decide.
Two leases a year of at least 60 days fits the Naples season. We do not publish Devon Green rent figures, because no public record holds them, so weigh leasing against your own carrying costs: the Devon Green assessment, the master assessment, club dues, insurance and tax.

These are the valuation questions Devon Green owners ask, answered from Collier County’s recorded sales and 2026 roll, the Southwest Florida MLS and the recorded Devon Green documents, each in a single paragraph. Nothing here is an appraisal, and nothing here is tax or legal advice; your written valuation applies it to your address.
Data updated: September 2026 (Collier County sales file and 2026 roll, published 29 Aug 2026; Southwest Florida MLS Matrix, retrieved 16 Sep 2026)
Most likely somewhere inside the band the last five recorded sales set, $1,165,000 to $1,500,000, with the side of the lane, the roof, the updates and the pool deciding where. Request a written valuation for your address.
From the five qualified Devon Green sales of the last 60 months, read on the county’s base living area and adjusted for side of the lane, size, roof, impact protection, kitchen, baths, pool and flood zone, then checked against the live Devon Green and Montclair listings.
$1,165,000 in April 2026, $1,500,000 in August 2025, $1,400,000 in February 2025, $1,325,000 in November 2022 and $1,376,000 in May 2022, all qualified recorded sales in Collier County’s file.
$1,376,000 across the five qualified sales of the 60 months to August 29, 2026. Five sales are too few for a stable median, which is why we show every sale.
The five recent sales ran from $522 to $637 per square foot of the county’s base living area, with a median of $538. Larger homes carry a lower figure per foot.
About one now: 5 qualified sales in 60 months, against 19 in the five years 2017 to 2021. The county has recorded 94 in total since 1991.
Because a model has about one Devon Green sale a year to work from, cannot read the owner’s roof duty, and cannot see the side of the lane, impact glass or a renovation. It often leans on wider Audubon sales or the assessed value.
No. The 2026 median assessed just value is $955,645, and all five recent Devon Green sales closed above that median. Assessed values are for taxation.
The county values most lots at $393,525 because they are nearly the same size, a median of 0.17 acre. That makes the house, not the lot, the source of the value spread.
It depends on the buyer. West-side homes face the 5th fairway and sunsets; east-side homes face the lakes and sunrises. We price each against the same side where the recorded sales allow.
There is no fixed figure, but because the owner carries the roof under the 2006 amendment, a newer, permitted roof with a wind mitigation report removes the buyer’s largest insurance question and usually avoids a credit at contract.
No. Since the 2006 amendment, roof repair and replacement are the owner’s responsibility; the association paints and cleans the roof, gutters and downspouts and keeps the lawns.
They help. Impact protection lowers wind premiums and is one of the visible differences buyers compare between near-identical homes.
Yes. The roll records a pool on 32 of 33 lots, so buyers expect one, and its condition and the cage’s show up in the offer.
It can, modestly, because a federally backed mortgage requires flood insurance there. On the effective map, 7 of 34 Devon Green Lane address points are in Zone AH; the rest are Zone X.
Possibly later. The March 20, 2025 preliminary map moves Devon Green’s six plat addresses in Zone AH to Zone X, but it is not in force and lenders rate off the February 8, 2024 map.
Montclair is the other entry into Audubon, with four MLS closings at a median of $1,310,000 in the last twelve months. A Devon Green home priced above its own band hands buyers to Montclair.
Every Audubon buyer must join the club at least at the Social level, so your buyer weighs club dues in the monthly cost. Listing agents disclosed club fees of $10,855 or $13,770 on recent Audubon closings.
No. No public record states the Devon Green assessment; it appears on the association’s estoppel certificate and adopted budget. The master assessment was disclosed at $6,175 a year on 15 of 24 recent Audubon closings.
No. The 2026 roll shows $0.00 in non-ad-valorem assessments on every Devon Green home, which helps against newer Naples communities that carry district bonds.
Usually higher. A buyer starts at market value; as an illustration, the median assessed value at the full 9.4020 mills is about $8,985 a year, against a homesteaded median of $5,078 today.
Until the market moves or a new sale records. On a street with about one sale a year, each new sale can shift the band, so we refresh a valuation whenever one records or you decide to list.
Yes, from the recorded sales and the facts you give us, and many owners start that way. A walkthrough usually sharpens the number because it shows roof, glass and finish.
The form takes about a minute. Jesse follows up with a written valuation, and an in-person CMA adds a walkthrough.
Yes. There is no cost and no obligation to list.
Your request goes to Jesse McGreevy and Marc Comisar. We do not sell or publish owner information.
A valuation is our opinion of the price your home would sell for, built from recorded sales; an appraisal is a licensed appraiser’s opinion for a lender. On a thin street they usually draw on the same five sales.
Rarely. A lender orders the buyer’s appraisal. A pre-listing appraisal can help with an estate or a divorce, where a formal opinion is needed.
It can narrow the buyer pool to those willing to wait for the lease to end. Leases must be at least 60 days and no more than two a year.
Yes. Fifteen of the 33 Devon Green homes are held in trusts, so trustees and personal representatives request valuations routinely.
