Thirty-three detached pool homes on a private lane inside Audubon Country Club, about one sale a year. McGreevy and Comisar put the owner roof, both estoppels, the club step and the flood zone on paper before you commit. Call Marc at (239) 287-5873.

Buying a home in Devon Green at Audubon means buying one of 33 detached, maintenance-included pool homes on a private lane inside Audubon Country Club in North Naples, Collier County, Florida 34110, on a street that records about one qualified sale a year. The association paints and keeps the lawns, but the roof is yours, club membership is mandatory at closing, and the Devon Green assessment is published nowhere. This page is the step by step purchase path. For the full portrait of the street itself, read our Devon Green at Audubon neighborhood guide.
If you are choosing an agent before you choose a house, our guide to the best real estate agents in Naples sets the city’s teams side by side on the public record. If you already own on Devon Green and are selling to move, start with how we sell homes on Devon Green Lane and a free Devon Green home valuation. Weighing the rest of the gate as well? Our Audubon Country Club buyer guide applies the same record-first method to all 410 homesites.

Buying a home in Devon Green at Audubon takes five things most Naples purchases do not: patience for a street that records about one sale a year, a close read of the 2006 roof amendment, estoppels from two associations, the buyer’s club admission before closing, and a flood check on the specific address rather than the street.

Everything below comes from the recorded Devon Green declaration of 1989 at Official Records Book 1469, Page 139, its 1995 and 2006 amendments, the Audubon master declaration at Official Records Book 6078, Page 688, Collier County’s 2026 roll and sales file, the Southwest Florida MLS pulled September 16, 2026, and FEMA’s flood layers. Where the public record is silent, this page says so and names the document that answers the question.
Devon Green is fee simple: you own the house and the lot outright, and there are no shared walls. The neighborhood’s own association, Devon Green at Audubon Residents’ Association, Inc., owns Tract A, the 1.23-acre private lane, paints the houses, cleans the roofs, gutters and downspouts and keeps every front, side and rear lawn. Some listings call the homes detached villas for that reason.
The club places the west-side homes on the 5th fairway, with western sunset views from the lanai, and the east-side homes on the lakes, with morning sunrises. Buyers tend to pick a side first and a house second, and on a street this uniform the side is often the largest difference between two otherwise similar homes.
Devon Green has no pool, clubhouse or gatehouse of its own; every shared amenity belongs to the club or the master association, and each home has its own pool instead. There is no marina and no Gulf access for larger boats inside Audubon, and boats and trailers cannot be kept at the house. There is no Community Development District.
Devon Green buyers work with McGreevy and Comisar because the purchase turns on recorded facts a listing does not show: who owns the roof, what the two associations and the club charge, which addresses sit in Zone AH, and how the club step fits the contract. We read every recorded Devon Green document and sale before we write an offer.

On Devon Green your agent should hand you, before you are committed: the roof’s age and permit, both estoppels, the club’s written membership schedule, the flood zone for the address and any elevation certificate, and the architectural approvals for any exterior change the seller made. Anything less leaves you pricing a house you have not fully seen.
A Devon Green buyer should know eight recorded facts before touring: the home count and build years, the recent price band, what the association covers and the owner’s roof, the three fee layers, the mandatory club membership, the leasing and pet limits, the flood picture and the absence of a CDD. Each is below with its source.
Data updated: September 2026 (Collier County sales file and 2026 roll, published 29 Aug 2026; Southwest Florida MLS Matrix, retrieved 16 Sep 2026; FEMA effective map, February 8, 2024)
We track the Devon Green market from two independent systems: Collier County’s recorded, qualified sales, every one since 1991, and the Southwest Florida MLS for listings and closings. On a street with about one sale a year, a buyer needs every sale and every listing, not a median, and we set them out below.
Data updated: September 2026 (Collier County sales file, published 29 Aug 2026; Southwest Florida MLS Matrix, retrieved 16 Sep 2026)
We tracked every qualified Devon Green sale in the county’s file, 94 since 1991, and every Devon Green listing and closing in the MLS pull of September 16, 2026. We tracked the owners too: 17 of 33 homes are homesteaded, 15 are held in a trust and 24 owners use a Florida mailing address, which tells a buyer how rarely homes come up.
Domain Realty, our brokerage, closed 658 transaction sides in Naples in the 60 months to October 5, 2026, $521.5 million in volume counted by side, per the Southwest Florida MLS pulled that day. McGreevy and Comisar are the #5 real estate team in Florida in the 2026 RealTrends rankings. The numbers here belong to the market, and every one carries its source and date, so you can check them yourself.
A written comparison of your target home against the five recent sales on the same side of the lane, the roof and insurance questions answered before the inspection period ends, both estoppels and the club schedule requested on day one, and a contract calendar that fits the club step.
The Devon Green market for buyers is thin and steady: five qualified sales in the 60 months to August 29, 2026, from $1,165,000 to $1,500,000, one MLS closing in the last twelve months and one active listing on September 16, 2026. A buyer who is ready when a home lists has the advantage.
Data updated: September 2026 (Southwest Florida MLS Matrix, Development AUDUBON, Sub/Condo Devon Green, retrieved 16 Sep 2026; Collier County sales file, published 29 Aug 2026)
Recorded | Sale price | Base living area (county) | Price per base sq ft | Year built |
|---|---|---|---|---|
May 2022 | $1,376,000 | 2,635 | $522 | 1993 |
November 2022 | $1,325,000 | 2,178 | $608 | 1991 |
February 2025 | $1,400,000 | 2,601 | $538 | 1994 |
August 2025 | $1,500,000 | 2,356 | $637 | 1991 |
April 2026 | $1,165,000 | 2,178 | $535 | 1993 |
Window: 60 months to the county’s August 29, 2026 file, the widest window short of the whole history; Devon Green does not reach ten sales until its full record of 94. Five sales, median $1,376,000, dollar volume $6,766,000. Bedrooms and days on market are not on the county file and were not broken out for Devon Green in the MLS pull.
The Southwest Florida MLS shows one Devon Green closing in the twelve months to September 16, 2026, at $1,165,000 in April 2026, a 1993 home of 2,178 base square feet. One sale is a data point, not a market rate.
On September 16, 2026 the MLS showed one active Devon Green listing, asking $1,575,000 for 2,230 square feet, two days on the market at the pull. That asking price sits above the recorded band, so we would compare it line by line with the August 2025 sale at $1,500,000 before writing an offer.
Across all of Audubon Country Club the same pull showed 24 closings in twelve months, a median of 88.5 days on market and a median sale-to-list ratio of 90.01 percent. Buyers inside this gate negotiate, and the room is largest on listings priced ahead of their street’s record.
McGreevy and Comisar are Top 1% Real Estate Agents Nationally Since 2008. A Devon Green home has recently cost $1,165,000 to $1,500,000, about $522 to $637 per square foot of the county’s base living area, for a detached pool home of about 2,200 square feet built 1990 to 1994 on a sixth of an acre. The county’s 2026 median assessed just value is $955,645, the lowest of any Audubon street.
Data updated: September 2026 (Collier County Property Appraiser 2026 tax roll and sales file, published 29 Aug 2026)
Measure (2026 roll, 33 homes) | Median | Range |
|---|---|---|
Lot size | 0.17 acre | 0.17 to 0.24 acre |
Year built | 1991 | 1990 to 1994 |
Base living area | 2,206 sq ft | 1,769 to 2,650 |
Adjusted area (includes garage and covered areas) | 2,825 sq ft | 2,634 to 3,968 |
Assessed just value | $955,645 | $860,425 to $1,171,872 |
2026 property tax bill | $7,421 | $3,794 to $10,699 |
The club describes Devon Green homes as 2,200 to 2,800 square feet of air-conditioned space. The county’s base-area median of 2,206 and adjusted-area median of 2,825 bracket that range, which is the relationship you would expect between living area and total area under roof.
The roll records a private pool on 32 of the 33 lots, a spa on 31 and a screen enclosure on every home. The pool, its enclosure, decks and patios are the owner’s to maintain under the 1989 declaration.
Every Devon Green home is 32 to 36 years old. Value depends on updates: the roof, impact windows and doors, kitchens, baths and the pool. Floor plans repeat along the lane, so touring three homes teaches you the street.
Collier County’s Official Records index 124 notices of commencement on Devon Green lots: about 30 roofing jobs between 2012 and 2022, 16 air conditioning, 13 screen and aluminum, 12 shutters, windows and impact protection, 7 plumbing and 6 solar or generator installations. Every roofing notice was filed by an individual owner.
The steps to buy a home on Devon Green are: choose a side of the lane, get pre-approved, read the roof and flood facts for the address, request the club’s written schedule, write the offer around the club and estoppel clocks, order both estoppels, apply to the club, clear inspections and insurance, and close on the Foundation’s Certificate of Compliance.
Data updated: September 2026 (recorded Devon Green and Audubon instruments, read 25 Sep 2026; Florida Statutes 720.30851)
Decide whether you want the 5th fairway and western sunsets or the lakes and morning light. It narrows a 33-home street to the homes you would actually buy.
With about one sale a year, the next Devon Green listing may go quickly. A pre-approval and a saved search for Devon Green Lane put you first in line.
Ask for the roof’s age and permit and any wind mitigation report, and check the address’s zone on FEMA’s map. Seven of 34 street address points are in Zone AH.
The club does not publish its initiation fee or dues. Ask its membership office for initiation, dues by category, capital dues, any food and beverage minimum and any transfer fee in one written document.
Build in the ten business day estoppel clock, the club application, the buyer’s insurance quote and, outside a loan, flood coverage’s 30-day waiting period.
Request estoppel certificates from Devon Green at Audubon Residents’ Association and from the Audubon Country Club Foundation, with the Devon Green adopted budget.
Apply at the Social level or above, and complete general, wind mitigation and four-point inspections inside the inspection period.
The Foundation records a Certificate of Compliance for the transfer; the deed is not effective until it does. Your closing agent coordinates the timing.
The Devon Green HOA covers the private lane and common areas, all front, side and rear lawns and landscaping, irrigation monitoring, exterior painting, roof cleaning, gutters, downspouts and minor driveway repair, under section 5.01 as amended in 2006. The owner keeps the interior, the pool and cage, and repairs and replaces the roof.
Data updated: September 2026 (recorded declaration, Official Records Book 1469, Page 139, and 2006 amendment, Official Records Book 4107, Page 1002, read 25 Sep 2026)
Section 5.01 as amended assesses each owner for the front-yard lawn, landscaping and irrigation; side and rear lawn and landscaping, except areas of unusual maintenance; “regular maintenance, including painting and cleaning of roof, gutters, downspouts, and painting of exterior building surfaces”; minor driveway repair; and monitoring of side and rear irrigation, with repairs billed to the owner. Section 4.02 adds the lane, common landscaping, drainage, management, insurance, reserves and taxes on the common property.
The 2006 amendment says: “Roof repairs and replacement shall be the responsibility of the Lot Owners.” The Board may make emergency roof repairs after wind or other damage, at the owner’s expense, unless the owner has told the Board in writing not to. The club’s page still says “roof maintenance” is provided; the recorded text governs.
The inside of the house, the pool and its enclosure, decks and patios, the front walk, any golf-cart driveway, broken glass and torn screens, non-routine or extraordinary maintenance, and the roof.
The original bylaws named roof, painting and pavement reserves, funded unless a majority vote to waive or reduce them. Since 2006 the roof is the owner’s, so what the association reserves for today is a question for the current budget. Section 4.04 lets the Board levy a special assessment; the estoppel discloses any in force.
If a Devon Green home is damaged, including by windstorm or flood, the owner must start repairs within 30 days and finish within six months, restoring it substantially to its original design (section 5.04), and must name the association as an additional insured on hazard and flood policies (section 5.06). Tell your insurance agent both.
A Devon Green buyer should request five fee documents: the Devon Green estoppel and adopted budget, the Foundation’s estoppel, the club’s written membership schedule, the seller’s current tax bill and the property tax disclosure summary. Only the master and club layers have any public signal, from MLS disclosures, and the Devon Green assessment has none.
Data updated: September 2026 (Southwest Florida MLS Matrix fee fields, Audubon trailing twelve months, retrieved 16 Sep 2026; Collier County 2026 tax roll, published 29 Aug 2026)
Layer | Who bills it | Public figure | How to confirm |
|---|---|---|---|
Devon Green assessment | Devon Green at Audubon Residents’ Association | None published | Estoppel and adopted budget |
Master assessment | Audubon Country Club Foundation | $6,175 a year on 15 of 24 MLS disclosures | Foundation estoppel |
Club membership, Social or golf | Audubon Country Club | $10,855 or $13,770 on MLS disclosures | Club membership office, in writing |
Resale Capital Contribution, at closing | Foundation | $3,000 recorded, $3,700 on 21 of 24 disclosures | Foundation estoppel |
Application fee, at closing | Foundation | $150 on 23 of 24 disclosures | Foundation estoppel |
Property tax | Collier County Tax Collector | Median 2026 Devon Green bill $7,421 | Your own post-purchase assessment |
Community Development District | None | $0.00 on all 33 homes | 2026 tax roll |
The 2022 master declaration sets the Resale Capital Contribution at $3,000, indexed to inflation, payable by the transferee at every conveyance. That is you. Listing agents disclosed $3,700 on 21 of the 24 recent Audubon closings, consistent with that indexing.
No public record states the Devon Green assessment. The declaration sets a uniform rate per lot paid monthly in advance, but the dollar figure lives in the association’s adopted budget. Florida Statutes 720.30851 requires delivery of an estoppel within ten business days of a request. We do not add the layers into a monthly total, because a total built without the first line would be a guess.
Mandatory club membership on Devon Green works the same as everywhere in Audubon: since April 17, 2006, every buyer must join Audubon Country Club at a minimum Social level under Official Records Book 6078, Page 688. Dues are billed by the club, separately from both associations, and golf is a separate election capped at 340.
Data updated: September 2026 (Audubon master declaration, Official Records Book 6078, Page 688; Southwest Florida MLS Matrix fee fields, retrieved 16 Sep 2026)
Social membership opens the clubhouse, dining, tennis and the Lifestyle Center. Golf is an election above Social, and golf membership is capped at 340, below the number of homesites, so ask the club whether the cap is reached before you plan on golf.
Club dues are not part of the Devon Green assessment or the master assessment. Listing agents disclosed a mandatory club fee of $10,855 on 16 of 24 recent Audubon closings and $13,770 on 6, the two tiers matching Social and golf.
The Audubon Country Club Foundation records a Certificate of Compliance for each transfer, and the transfer is not effective until it does; 28 Foundation notices are indexed against Devon Green lots since 2011. Your admission to the club comes first.
Ask the club’s membership office for initiation, dues by category, capital dues, the food and beverage minimum and any transfer fee in one written document, and put its delivery inside your inspection period.
You check flood zone for a Devon Green address on FEMA’s effective map, panel 12021C0191J, dated February 8, 2024. On that map 7 of 34 Devon Green Lane address points, 21 percent, are in Zone AH and the rest in Zone X, and the county’s layer shows one elevation certificate on file for the street.
Data updated: September 2026 (FEMA National Flood Hazard Layer, effective and preliminary; Collier County Floodplain Management statement of 1 Aug 2026; retrieved 25 Sep 2026)
Measure | Address points | In a Special Flood Hazard Area | Zones |
|---|---|---|---|
Devon Green Lane, street address points | 34 | 7 (21%) | X coastal 23, AH 7, X combined 4 |
The Devon Green plat, address points | 33 | 6 (18%) | AH 6, the rest Zone X |
Both rows are true; they count slightly different point sets. There is no Zone V or VE anywhere in Audubon Country Club.
FEMA’s March 20, 2025 preliminary map moves all six Zone AH addresses in the Devon Green plat to Zone X. As of Collier County’s August 1, 2026 statement, no final determination or effective date has been issued, so lenders and insurers rate off the February 8, 2024 map.
Bare-earth ground elevation at the 33 Devon Green address points runs from 11.12 to 12.84 feet NAVD88, a median of 11.91, against base flood elevations of 9.5 to 10.5 feet across Audubon. Only a surveyor’s elevation certificate establishes a structure’s elevation.
FEMA granted one Letter of Map Amendment on Devon Green Lane in December 2017, removing that structure from the Special Flood Hazard Area, one of nine granted inside Audubon, each with the same outcome. It shows an eligible Zone AH owner has a route.
Check the address on FEMA’s Map Service Center, ask the seller for any elevation certificate, check Collier County Flood Information at (239) 252-2942, get a flood quote inside the inspection period, and remember Devon Green Lane sits in hurricane Evacuation Zone A, like all of Audubon.
Insuring a Devon Green home turns on four facts about the house: its flood zone, the roof’s age and permit, its wind mitigation features and whether a federally backed mortgage is involved. Because the 2006 amendment makes the roof the owner’s, the roof’s paperwork is yours to collect before you are committed.
Data updated: September 2026 (FEMA Community Status Book, Florida; Florida Statutes 627.0629; Collier County Floodplain Management, retrieved 25 Sep 2026)
A federally backed mortgage on a home in a Special Flood Hazard Area requires flood insurance. Outside one there is no federal requirement, though a lender may require coverage in any zone, so ask in writing. A 30-day waiting period applies to new flood coverage unless it is bought in connection with a loan.
National Flood Insurance Program limits for a single-family home are $250,000 on the building and $100,000 on contents. Collier County is a Community Rating System Class 5 community, which earns a 25 percent discount on NFIP premiums.
Florida Statutes 627.0629 requires insurers to offer credits for wind-resistant construction documented on form OIR-B1-1802. On Devon Green the roof is the owner’s, so a newer roof with a sealed deck and roof-to-wall connections is worth the most in credits. Twelve impact-window and shutter notices on Devon Green lots show owners investing in opening protection. Order a wind mitigation inspection on every purchase.
The declaration requires owners to name the association as an additional insured on hazard and flood policies. Give the clause to your insurance agent when you ask for the quote.
Property taxes after you buy on Devon Green will follow your purchase price, not the seller’s bill. The 2026 median Devon Green bill is $7,421, from $3,794 to $10,699; homesteaded owners pay a median of $5,078. As an illustration, the median assessed value at the full 9.4020 mills is about $8,985 a year.
Data updated: September 2026 (Collier County 2026 tax roll, published 29 Aug 2026; Collier County Tax Collector, retrieved 25 Sep 2026)
Fifteen Devon Green homes carry a Save Our Homes benefit on the 2026 roll, with a median of $412,086. That benefit does not transfer to a buyer, and your first full bill follows the county’s next assessment after the sale. Florida Statutes 689.261 requires a property tax disclosure summary warning you not to rely on the seller’s taxes.
The median Devon Green assessed just value of $955,645 at the full 9.4020 mills with no exemption is about $8,985 a year. It is an illustration of the mechanism, not a quote for any home.
If Devon Green will be your permanent Florida residence on January 1, apply for the homestead exemption with the Collier County Property Appraiser by the deadline. A homestead caps future assessment increases under Save Our Homes.
The 2026 roll shows $0.00 in non-ad-valorem assessments on all 33 Devon Green homes, and Audubon has no Community Development District, so there is no district bond line on your bill.
The Devon Green rules that decide whether a home works for you are the 60-day, twice-a-year leasing limit, the two-pet limit, the four-hour limit on boats, trucks and trailers, written architectural approval for any visible exterior change, and the primary-occupant rule for a home bought in a trust or entity.
Data updated: September 2026 (recorded Devon Green declaration and 2006 amendment, read 25 Sep 2026)
Under section 10.04 as amended in 2006, every lease must be written, at least 60 days long, and no lot may be leased more than twice in a year. Subleasing and assignment need Board approval. That suits a winter tenant, not vacation rentals.
No more than two household pets, such as a cat or a dog, per lot, leashed on the common areas, under section 7.14. Reptiles, amphibians and livestock are not permitted. An assistance animal is an accommodation under Florida Statutes 760.27, not a pet.
No boats, trucks, commercial vehicles, trailers or recreational vehicles on a lot or common area for more than four hours, except service vehicles at work, and Audubon’s master rules add their own limits. No garage may be permanently enclosed or converted without the Board’s written permission.
No fence, wall, screen enclosure, awning or visible “addition, change, alteration, repair or replacement” without written approval under section 6.03. Plan any renovation with that approval in the timeline.
Devon Green is all-ages, and Audubon’s master declaration states there is no restriction on occupancy by children. A trust or entity buyer must designate one natural person as the primary occupant, who holds the vote.
Devon Green vs Montclair is the decision most Audubon buyers under $1.5 million face, because they are the entry tier of the gate. Devon Green offers a detached house, a private pool and a mostly Zone X street; Montclair offers a larger single-level condominium with no roof or yard to manage and a heavier flood picture.
Data updated: September 2026 (Collier County 2026 tax roll and sales file, published 29 Aug 2026; Southwest Florida MLS Matrix, retrieved 16 Sep 2026; FEMA effective map, February 8, 2024)

Choose Devon Green if you want a house of your own, a private pool, a yard someone else mows, room for two dogs, a street mostly outside the flood zone, and you are prepared to own your roof. Choose Montclair if you want the most interior space for the money, single-level living with no roof or pool to manage, and you are comfortable with a condominium association, its reserves and a building-wide flood policy.
Neither neighborhood publishes a single monthly figure a buyer can rely on. Montclair’s condominium fee is disclosed at $6,465 a year; Devon Green’s assessment is not published at all. Both add the master assessment and club dues, and Montclair’s median tax bill is higher. Get both estoppels before you decide on cost.
We find you the right home on Devon Green by matching your side of the lane and must-haves to the 33 homes, watching the MLS for the next listing, reaching owners through our network when a quiet sale is possible, and touring with the roof, flood and approvals questions in hand.
Data updated: September 2026 (Collier County 2026 tax roll, published 29 Aug 2026; Southwest Florida MLS Matrix, retrieved 16 Sep 2026)
With 33 homes of one scale, the match is about side of the lane, roof age, updates, pool and size within a narrow range. We narrow the street to the handful of homes that fit, so you recognise the right one the day it lists.
Five sales in 60 months means the next Devon Green listing may be the only one for months. A saved search and a pre-approval let you act in the first days.
Some Devon Green owners prefer a quiet sale. When an owner in our network is considering a sale, we can introduce a qualified buyer before a public launch, always within the seller’s instructions.
Set up a saved search with alerts for Devon Green Lane through our site, and it will notify you when a matching home lists. If you would rather we tune it, call Marc Comisar at (239) 287-5873, or start from our buyer resources for Southwest Florida.
On every tour we check the lanai view and which side of the lane the home sits on, the roof’s age and permit, the pool and cage, the window and door protection, and whether the address sits in Zone AH.
We negotiate a Devon Green purchase on the record: the five recent sales on the same side of the lane, the listing’s own history, the roof’s age because the owner carries it, the insurance quote, and a contract calendar that fits the club and estoppel clocks. Audubon’s 90.01 percent median sale-to-list shows buyers here negotiate.

We price your offer against the five recorded sales, read per base square foot, and the listing’s history, including any price changes. A home priced above the band is where negotiation room lives; a home priced inside it may need a clean, quick offer.
On a 32 to 36 year old home, the roof, air conditioning, water heater, electrical panel and window protection all show up in the inspection and the insurance quote. A wind mitigation form and flood quote obtained during the inspection period turn condition into numbers.
A Devon Green contract has more outside clocks than most: two estoppels on a ten business day statutory clock, the club application before the Certificate of Compliance, and the insurance and appraisal. We write the inspection period and closing date around them.
Your deposit is protected by the contract’s contingencies and deadlines, and only if you act inside them. We diary every deadline and make sure the estoppels, the club schedule, the roof facts and the flood quote arrive before your deposit goes hard.
The county’s 2026 median assessed just value of $955,645 is an assessment, not a price, and recent Devon Green sales closed above it. If an appraisal comes in below contract, we go back to the recorded sales, not the tax roll, to decide whether to renegotiate, bridge or walk.
A Devon Green buyer pays ordinary Florida closing costs plus community items: the Resale Capital Contribution, set at $3,000 indexed in the master declaration and disclosed at $3,700 on 21 of 24 recent Audubon closings, a $150 application fee disclosed on 23 of 24, and whatever the club requires at joining.
Data updated: September 2026 (Southwest Florida MLS Matrix fee fields, retrieved 16 Sep 2026; Florida Statutes, current text)
Florida is a promulgated-rate state for title insurance: the premium for a given policy amount is set by rule rather than by the individual title agent. In Collier County the buyer customarily chooses the closing agent and pays the owner’s policy, but custom is not law, and the contract controls.
Documentary stamp tax on the promissory note runs at $0.35 per $100 of the note amount, and the non-recurring intangible tax on a new mortgage runs at 2 mills. Neither applies to a cash purchase. Deed recording is charged separately by the Collier County Clerk.
Property taxes and both associations’ assessments are prorated at closing. The Resale Capital Contribution and the application fee appear as separate buyer charges, and the club’s joining sums arrive as their own line or invoice.
Budget for a general inspection, a wind mitigation inspection on form OIR-B1-1802, and a four-point inspection where the carrier asks for one. A survey is worth ordering on a lot backing a fairway or a lake before you plan any exterior change.
Florida documentary stamp tax on the deed, $0.70 per $100 of consideration, is paid by the seller by Florida custom. If you are also selling, our page on selling a Devon Green home runs the seller side in full.
Buyer representation changed on August 17, 2024. An agent who participates in a multiple listing service must have a written buyer agreement with you before touring a home, the agreement must state the agent’s compensation in a way you can objectively verify, and offers of compensation are no longer permitted on the MLS.
Data updated: September 2026 (National Association of REALTORS settlement pages, retrieved 25 Sep 2026)
The agreement must be signed before the tour, in person or by live virtual tour. It must state the amount or rate of compensation so that it is objectively ascertainable, prohibit the agent from receiving more than that from any source, and state conspicuously that broker fees are not set by law and are fully negotiable.
You do not need a written agreement to talk to an agent, to interview several, to ask about Devon Green or to visit an open house and speak to the host. The line is the tour.
Compensation to a buyer’s broker can still be negotiated, and a seller can still cover it or offer concessions, but that now happens in the transaction rather than in an MLS field, and the amount your agent may receive is capped by your agreement.
On Devon Green, representation earns its keep in the diligence: an unpublished assessment, a club schedule behind a member login, a Certificate of Compliance on the closing path, a flood answer that changes by address and a roof the owner carries. Read more about our team and our credentials before you decide.

The course is a 1989 Joe Lee design, par 72 and 6,755 yards, with greens rebuilt in 2018. The club runs seven Har-Tru tennis courts and a 19,000-square-foot Lifestyle Center opened in August 2020. Devon Green Lane is on the Club Side, with the clubhouse.
Devon Green is the right place to buy if you want the lowest-priced detached pool home inside a gated, no-CDD golf club, with the lawns and paint handled for you, and you accept an owner-paid roof, small lots, 1990s homes, a mandatory club bill and very few sales to choose from.

A personalized Devon Green buyer consultation with McGreevy and Comisar is a conversation, not a sales pitch. We will match your needs to the side of the lane and the homes that fit, walk the fee layers and the club step, check the flood position of any address and tell you honestly whether Devon Green fits how you live.
The consultation form sits near the top of this page. You can also call Jesse McGreevy direct at (239) 898-6072 or Marc Comisar at (239) 287-5873, or read how we represent buyers in Southwest Florida first. We have been Top 1% Real Estate Agents Nationally Since 2008.
Jesse McGreevy started in Southwest Florida real estate in October 2004 and launched his own team in October 2008. He runs the technology, marketing, data and systems side of the partnership, which is why this page is built on the recorded Devon Green documents, Collier County’s own roll and sales, the Southwest Florida MLS and FEMA’s flood layers. Reach him at (239) 898-6072 or [email protected].
Marc Comisar runs the field side of the partnership: in the homes, at the inspections and at the closing table. For a Devon Green buyer that means the roof, glass and pool questions on a 1990s house, the view from the lanai, and the calendar that gets the club application, both estoppels and the Certificate of Compliance lined up with your closing. Reach him at (239) 287-5873.
A Devon Green specialist matters because the facts that decide a purchase here, the owner’s roof under the 2006 amendment, the unpublished assessment, the club admission and Certificate of Compliance, the Zone AH addresses and a five-sale price record, live in recorded documents a general Naples search never surfaces. Missing one changes what you pay.

Devon Green buyers ask the same questions before they tour, and the answers below come from the recorded Devon Green declaration and amendments, Audubon’s master declaration, the county’s 2026 roll and sales, FEMA’s maps and the Southwest Florida MLS, each in one paragraph. Nothing here is legal, tax or insurance advice.

A neighborhood of 33 detached single-family homes on Devon Green Lane inside Audubon Country Club, Naples 34110, built 1990 to 1994, governed by Devon Green at Audubon Residents’ Association, Inc., which owns the private lane and maintains the lawns and exterior paint.
On the Club Side of Audubon Country Club, entered through the gate on US 41 in North Naples, with the 5th fairway on its west side and lakes on its east side.
Single-family homes. Every home is detached on its own lot, owned fee simple. Some listings call them detached villas because the association keeps the exteriors.
Thirty-three. The club and Collier County’s roll agree exactly, plus Tract A, the private lane.
The five qualified sales of the last 60 months ran $1,165,000 to $1,500,000, a median of $1,376,000. The one MLS closing in the last twelve months was $1,165,000 in April 2026.
The club states 2,200 to 2,800 square feet of air-conditioned space. The county’s base living area runs 1,769 to 2,650 square feet, median 2,206.
Almost all: the 2026 roll records a private pool on 32 of 33 lots and a spa on 31.
All front, side and rear lawns and landscaping, irrigation monitoring, exterior painting, roof cleaning, gutters, downspouts and minor driveway repair, plus the private lane and common areas.
No. Since the 2006 amendment, “Roof repairs and replacement shall be the responsibility of the Lot Owners.” The association cleans and paints.
The Devon Green assessment is not published in any public record; get it from the estoppel certificate and adopted budget. Separately, listing agents disclosed a master fee of $6,175 a year on 15 of 24 recent Audubon closings.
Yes. Every Audubon buyer must join at least at the Social level, a requirement since April 17, 2006 under Official Records Book 6078, Page 688.
No. Golf is an election above Social, billed by the club and capped at 340 members.
The club does not publish its initiation fee or dues. Listing agents disclosed club fees of $10,855 or $13,770 on recent Audubon closings; ask the club for its written schedule.

A recorded instrument from the Audubon Country Club Foundation certifying a plot’s compliance for a transfer. The transfer is not effective until it is recorded.
Yes. Neither the Devon Green declaration nor Audubon’s master declaration restricts residents by age, and the master states there is no restriction on occupancy by children.
Yes, with a written lease of at least 60 days, no more than twice a year. Subleasing needs Board approval.
Two household pets, such as a cat or dog, leashed on the common areas.
No. The declaration limits boats, trailers and recreational vehicles to four hours on a lot, and Audubon’s master rules add their own limits.
Mostly Zone X. On the effective February 8, 2024 map, 7 of 34 Devon Green Lane address points, 21 percent, are in Zone AH.
In Zone AH with a federally backed mortgage, yes. Elsewhere there is no federal requirement, but a lender may require it and many owners buy it.

No. The 2026 roll shows $0.00 in non-ad-valorem assessments on every Devon Green home.
Yes. Devon Green Lane is inside Audubon Country Club’s Club Side gate on US 41.

It depends on the listing. Across Audubon the median sale-to-list ratio was 90.01 percent over 24 closings; a Devon Green home priced inside its recent band usually has less room than one priced above it.
Yes. Since August 17, 2024, an MLS participant must have a written buyer agreement with you before a tour.
It is negotiated. Your agreement sets what your agent may receive; a seller may cover some or all of it as part of the transaction.
