What the numbers mean for a seller

Eleven resales is a small set, and small sets move. One large lakefront sale or one modest one changes a median by thousands of dollars, which is why the resale median ($538,000) sits above the builder-direct median ($500,000) without telling you that resales are worth more than new homes. Plan size, lot and finish differ from sale to sale. We use the recorded range, $450,000 to $725,000 for resales, and homes matched to yours, not the median alone.

What the wider market shows

In July 2026 NABOR's Immokalee and Ave Maria area recorded 21 single-family sales at a $419,000 median, 111 days on average to sell and 97.5 percent of list price received, with 170 single-family listings and 9.3 months of supply. Florida Realtors SunStats put the ZIP 34142 median sale price at $394,500 on 30 closed sales in August 2026, with 264 active listings and a 54-day median time to contract. Both figures cover Ave Maria and Immokalee together, so they run below Avalon Park's own recorded sales.

What is still missing

Days on market, the list-to-sale ratio and the active inventory for Avalon Park alone come from the Southwest Florida MLS. MLS figures were not available for this edition (30 September 2026) and will be added in a dated update.

What Does It Mean to Sell a Resale in a Neighborhood Where Builders Did Most of the Selling?

Pulte sold Avalon Park in two phases: Phase 1 was completely sold and built by April 2021, Phase 2's 251 lots opened for sales that month, and only 14 home sites were left by April 2026 before its community page read "We're Officially Sold Out!" in September 2026. A neighborhood that was still closing new homes in 2025 and 2026 has few owners old enough to resell, so the county record is dominated by first sales. The Ave Maria developer also reported Avalon Park as the No. 18 best-selling community in the nation for 2024, without naming a research firm.

Echelon homes include the Ashby (2,298 to 2,365), Easley (2,685 to 3,008), Oakhurst (3,820 to 3,890), Roseland (4,272 to 4,674) and Upton (5,363). What Will a Buyer Ask About Flood Zones, Storms and Insurance in Avalon Park?

FEMA's effective panels date from 16 May 2012, before the neighborhood was graded, and Pulte has said its Ave Maria homes are built a foot or more above the base flood elevation, so a Letter of Map Amendment or Letter of Map Revision based on Fill may exist for your home. Those letters do not show on the map layer. If you have one, we put it first in the listing file; if not, an elevation certificate lets a buyer price flood coverage accurately. Unincorporated Collier County holds a FEMA Community Rating System Class 5, a 25 percent discount on flood policies.

Impact glass or steel shutters

Pulte's current feature list and the Ave Maria Sun's 2023 profile describe impact glass as included, while Pulte's digital brochure also lists galvanized steel hurricane shutters, and earlier homes may have shutters rather than impact glass. Your wind-mitigation inspection settles the question for your house, and we put the result in the listing because it drives the insurance quote.

The storm question

Ave Maria is about 24 miles inland, beyond storm surge, and the developer reported no significant damage in the town from Hurricanes Irma, Ian, Helene or Milton. Pulte's Ave Maria homes are built to a 160-mile-per-hour wind rating, per the Ave Maria Sun. Buyers will still ask about roof age, any claims and the windows and doors.

The insurance question

Give us your current declarations page and wind-mitigation report. Collier County's average homeowners premium including wind was $5,534 in state data as of March 31, 2026, and a newer Avalon Park home with documented wind features can quote below that average. The quote is part of what your buyer can afford.

Florida's flood disclosure

Florida requires a seller of residential property to give the buyer a flood disclosure at or before contract under section 689.302 of the Florida Statutes, covering flood insurance claims and federal flood assistance. We prepare it with you before you list.

What Should Avalon Park Sellers Know About the Two Associations and the District Assessment?

Avalon Park sellers should know that the home belongs to two associations, that Pulte never published the neighborhood fee, that the Ave Maria Stewardship Community District bills its assessment on the county tax bill, and that Florida law requires the association disclosure summary before the buyer signs. A clear fee sheet in the listing prevents renegotiation.

The two associations

The neighborhood association is Avalon Park at Ave Maria Neighborhood Association, Inc., filed with the state on June 8, 2006 as Liberty Park at Ave Maria Neighborhood Association and renamed on December 9, 2015. The Ave Maria Master Association covers the town's common areas. FirstService Residential manages both from 5080 Annunciation Circle. The Master Association's realtor page states that every home belongs to two associations and that estoppels are required from each, ordered through FirstService under ZIP code 34142.

The neighborhood fee

Pulte's own payment estimates exclude HOA dues, and neither Pulte nor the association publishes the neighborhood fee. The Ave Maria Sun described it in 2023 as low and covering lawn care and landscaping. We obtain the exact figure from your estoppel before we list, because every buyer asks.

The district assessment

The Ave Maria Stewardship Community District is an independent special district created by the Florida Legislature in 2004 under Chapter 2004-461, Laws of Florida, and governed by Chapter 189 of the Florida Statutes. Its assessment on the tax bill was $1,285.15 to $1,597.15 a lot on the 2018-2019 roll for Avalon Park lots ($326.15 for operations plus $959 or $1,271 of debt depending on the bond series), and its 2025-2026 schedule for a single-family home in town runs $1,616.98 to $2,531.25. Your own tax bill shows your parcel's current amount, and a lower debt line is a selling point.

The fee sheet we prepare

  • The district assessment on your last tax bill and the bond series behind it.
  • The neighborhood association's current dues and what they include, such as lawn care and landscaping.
  • The Ave Maria Master Association assessment, from the estoppel.
  • Leasing rules, pet rules and architectural approval requirements, from the recorded declaration and FirstService's resale package.
  • Who sits on the neighborhood board and whether turnover from the developer has taken place, which FirstService can confirm.

Estoppel and disclosure

Each association issues an estoppel certificate showing what is owed, for a fee capped at $299, plus $119 for delivery within three business days and $179 more if the account is delinquent, under section 720.30851 of the Florida Statutes as adjusted for inflation since July 1, 2022. With two associations you order two. The association disclosure summary required by section 720.401 must reach the buyer before the contract is signed; if it does not, the buyer may cancel within three days of receiving it.

"Liberty Park" on your deed

Many Avalon Park deeds still read "Ave Maria Unit 7 Liberty Park," the original plat name, and the county roll groups homes under both plat names. Nothing is wrong. We explain it in the listing so a buyer's lender and title company are not surprised.

What Disclosures Does an Avalon Park Seller Owe?

An Avalon Park seller owes the buyer the known material defects that affect value and are not readily observable, Florida's flood disclosure at or before contract, the association disclosure summary before the contract, and accurate answers about the district and the associations. The lead-paint disclosure applies only to homes built before 1978, which excludes every Avalon Park home, because the county roll shows year built from 2017.

What Florida law requires

Florida's courts have long required sellers to disclose known facts that materially affect value and are not readily observable. The AS IS contract lets a buyer inspect and cancel during the inspection period, but it does not let a seller hide a known defect. Commission lines are examples of negotiated terms, not set rates. The tax and district proration depends on your closing date and actual bill and is separate, as are any mortgage payoff, repair credits and seller concessions. The title premium follows the state rate of $5.75 per $1,000 up to $100,000 and $5.00 per $1,000 from $100,000 to $1 million; in Collier County the buyer customarily pays it, so add it only if your contract assigns it to you.

The tax and district proration

Collier County property taxes and the Stewardship District assessment are billed together in November for the calendar year, so at a closing before the bill is paid the seller credits the buyer for the days the seller owned the home. The district's operating charge is the same for every home, but the debt line depends on your bond series, so we use your actual bill.

Commissions after the NAR settlement

Since August 17, 2024, the rules that came out of the National Association of Realtors settlement bar offers of buyer-broker compensation from the MLS and require buyers to sign a written agreement with their own agent before touring. Commissions were always negotiable and remain so. Because Avalon Park buyers often compare your home with a Pulte home at Gatherpoint, where the builder works with buyer's agents, a seller who offers nothing to the buyer's side can lose showings, and we walk through that choice with you in writing before the listing agreement is signed. Do I Pay Capital Gains Tax When I Sell My Avalon Park Home?

Florida has no state income tax, so an Avalon Park sale is taxed only federally. A primary residence owned and lived in for two of the last five years usually qualifies to exclude up to $250,000 of gain, or $500,000 for a married couple filing jointly. Because 62 percent of Avalon Park residential parcels are homesteaded, most sellers here are selling a main home.

The primary-residence exclusion

The Internal Revenue Service's Topic 701 explains the section 121 exclusion: a seller who owned and used the home as a main home for at least two of the five years before the sale can generally exclude up to $250,000 of gain, or $500,000 on a joint return. A home that was never your main home does not qualify. We are not tax advisers, so we recommend a conversation with a CPA before listing.

Taking your homestead savings with you

Florida's portability rule lets a homesteaded seller carry up to $500,000 of their Save Our Homes assessment difference to a new Florida homestead established within the following three years. If you are selling in Avalon Park to buy elsewhere in Florida, file for the new homestead and portability together with the Property Appraiser in your new county by March 1 of the year you qualify.

Should I List, Sell for Cash or Sell by Owner in Avalon Park?

Most Avalon Park sellers net the most by listing with an agent who can compete against Gatherpoint, because the open market is where the full buyer pool sees the home. A cash offer trades price for speed and certainty, and selling by owner saves a commission but usually loses the buyers who arrive through agents who also work with Pulte.

ZIP 34142 had a 54-day median time to contract in August 2026 and NABOR's Immokalee and Ave Maria area averaged 111 days to sale in July 2026. Avalon Park's own days on market come from the MLS and were not available for this edition.

Neither Pulte nor the association publishes it; the Ave Maria Sun described it as low and covering lawn care and landscaping. The exact figure comes from the estoppel, which we order before we list.

What does an estoppel cost?

FirstService Residential, at 5080 Annunciation Circle in Ave Maria, according to the association's state filing and the Master Association's association list.

Does my deed say Liberty Park?

Possibly. The neighborhood was platted as "Ave Maria Unit 7 Liberty Park" and the association was renamed Avalon Park on December 9, 2015. It is the same neighborhood.

Is my home in Zone AH?

Possibly. Four of the seven Avalon Park addresses we checked were in Zone AH, all on Phase 2 streets, and three Phase 1 addresses were in Zone X. Check your address on FEMA's Map Service Center and look for a map amendment.

Do I have to disclose the flood zone when I sell?

Florida requires a flood disclosure at or before contract under section 689.302, covering flood insurance claims and federal flood assistance. The flood zone itself is public, so we put it and any map amendment in the listing.

Should I get a wind-mitigation inspection before I list?

Yes. Pulte's materials describe both impact glass and steel shutters, so the inspection shows which your home has and supports the insurance quote a buyer will seek.

Does my Pulte warranty transfer to the buyer?

Pulte's digital brochure describes the warranty as transferable. The Ave Maria Sun listed 10 years structural, 5 years water infiltration, 2 years mechanical and 1 year workmanship; confirm the remaining term with Pulte and put it in the listing.

How does the district assessment affect my sale?

A buyer sees the Stewardship District assessment on your tax bill and adds it to the monthly cost. Avalon Park lots were $1,285.15 or $1,597.15 on the 2018-2019 roll depending on the bond series, and a lower debt line helps.

Can I pay off my district bond before I sell?

Bond debt assessments can typically be prepaid under the district's rules. Ask the district manager for a payoff figure; whether prepaying pays for itself depends on your price and your buyer.
