The ZIP code problem

NABOR reports the Immokalee and Ave Maria area together as ZIP 34142. In July 2026 that area's single-family median was $419,000, and Florida Realtors SunStats put the ZIP's August 2026 median sale price at $394,500 on 30 closed sales. Avalon Park's recorded resales over the last twelve months closed at a $538,000 median. An estimate trained on the whole ZIP blends very different markets.

The builder problem

Fifty-seven of Avalon Park's 68 recorded sales in the last twelve months were Pulte's first sales of new homes, and builder closings do not always appear in MLS comparables. A model that reads only MLS sales sees a thinner, older set of comparables than a buyer does.

The plat-name problem

Avalon Park was platted as "Ave Maria Unit 7 Liberty Park" and "Avalon Park." The county's 2026 preliminary roll counts 341 parcels, 262 of them residential, under the Avalon Park plat name alone, against roughly 400 homes in the neighborhood, so a search by plat name misses part of it. We query both names.

The square-footage problem

The county records total building area, not air-conditioned living area, so an automated price-per-square-foot comparison is unreliable. We measure from Pulte's plan or the home itself, and we do not publish a county price per square foot.

What an estimate cannot see

A lake view, a pool, impact glass against steel shutters, a newer roof, a map amendment on a Zone AH address, the remaining Pulte warranty, or the bond series on the district line. Each can move an Avalon Park value by thousands of dollars.

Every Avalon Park home pays the Ave Maria Stewardship Community District, an independent special district governed by Chapter 189 of the Florida Statutes, on its tax bill. On the 2018-2019 roll the amount was $326.15 for operations plus $959 or $1,271 of debt, $1,285.15 or $1,597.15 in all, depending on the bond series, and the district's 2025-2026 schedule for a single-family home in town runs $1,616.98 to $2,531.25. Two otherwise identical homes can differ by several hundred dollars a year, and buyers notice.
