Forest Lakes is a separate neighboring community with its own condominiums and its own association, which uses a clubhouse at 1058 Forest Lakes Drive. Turtle Lake Golf Colony shares the Forest Lakes Roadway and Drainage MSTU and the Quail Run golf course setting with it, and no Forest Lakes figure is used for Turtle Lake on this page. Turtle Lake Golf Colony is on Forest Lakes Blvd and Turtle Lake Ct, off Pine Ridge Road between Goodlette-Frank Road and Airport-Pulling Road, in unincorporated Collier County, not inside the City of Naples. What does a Turtle Lake Golf Colony seller get from us?

A Turtle Lake Golf Colony seller gets a price built from the county record for the right plan, building and county heated size, not from a community-wide average. The record is deep enough to do that: 423 qualified recorded sales since 2002, and 12 in the last 12 months, from $155,000 to $207,000.

With 442 units in 13 buildings, a single sale never sets a value, so we read each unit against its own plan, its building and the sales near it in time. We also tell a seller what a buyer will ask for before the listing goes live.

What does a Turtle Lake Golf Colony buyer get from us?

A Turtle Lake Golf Colony buyer gets the questions that matter before the offer. Which building is it, what is its county roll year, which of the three county sizes is the unit, which flood zone is the building in, and what has the association published about its rules?

We also send buyers to the Florida statutes that govern condominium records, estoppel certificates and resale disclosure, and to the county records that sit behind every figure on this page.

Why do county recorded sales matter here?

County recorded sales matter at Turtle Lake Golf Colony because the county file is long and specific. It holds 423 qualified recorded sales for the 13 condominiums since 2002, each with a date, a price, a building and a county heated size, and it shows prices falling in recent years.

These counts cover sales the county marks as qualified, so a deed the county does not mark as qualified is not in them. Listed prices, days on market and sale-to-list ratios are MLS measures and are not used on this page, because no MLS figures were pulled for it.

Why price a 638, an 842 and a 1,040 sq ft unit differently?

The county roll records three sizes at Turtle Lake Golf Colony, and they are different products. There are 143 units of 638 county heated sq ft, 289 of 842 and 10 of 1,040. Listings and the association describe the 638 sq ft plan as one bedroom and one bath and the 842 and 1,040 sq ft plans as two bedrooms and two baths; confirm the plan of a specific unit with the seller and the association.

The 638 and 842 sq ft plans are in Buildings 1 to 12, which each hold 12 units of 638 and 24 of 842, except Building 4 with 11 and 25 on the roll. The 1,040 sq ft plan is only in Building A, at 101 Forest Lakes Blvd, with 10 units.

Why does the building matter?

The building matters because the county records facts building by building. Each of the 13 has its own county roll year, from 1974 to 1980. Each of the twelve numbered buildings is three stories with one elevator, and Building A is two stories with none, per the association's 2024 insurance appraisal.

The 2024 flood map puts five buildings in Zone AE and eight in shaded Zone X, so two units of the same plan can sit in different zones. We read the building first and the unit second.

Why do the association's rules matter here?

The association's rules matter because they shape what an owner can do with a unit. Its own pages say no pets of any kind are allowed, service animals as the law allows, that leases may run no less than 90 days and no more than one year, and that the association must approve every sale and lease.

Those rules decide who can buy, who can rent and how a unit can be used, so we read them with a buyer or seller before price comes up, and we send you to the association to confirm the current text.

Why does the flood record matter here?

The flood record matters because it differs by building. By our count from the county's republished flood layer, 185 of the 455 county address records of the 13 buildings fall in Zone AE and 270 in shaded Zone X; that is five buildings in AE and eight in shaded X.

The AE zone line crosses 200 Forest Lakes Blvd, so units there can read differently; check the exact unit. Whether a lender asks for flood coverage on a unit is the lender's decision, and the FEMA Map Service Center at msc.fema.gov is where to check an address.

Is Turtle Lake Golf Colony part of Forest Lakes?

No.

The two share a tax levy and a golf setting, not a boundary, an association or a set of records. Check the community name and the street address on any listing or document before you rely on it.

Where exactly is Turtle Lake Golf Colony?

Turtle Lake Golf Colony is on Forest Lakes Blvd and Turtle Lake Ct, off Pine Ridge Road between Goodlette-Frank Road and Airport-Pulling Road, in unincorporated Collier County, not inside the City of Naples. Its mailing city is Naples and its ZIP code is 34105.

The corridor description comes from the website of Quail Run Golf Club, the separate club next door, which gives the course location as off Pine Ridge Road between Goodlette Road and Airport Road and shares Forest Lakes Blvd with the community. We give no other compass placement of the buildings.

Which addresses belong to Turtle Lake Golf Colony?

Forest Lakes Blvd also carries addresses of other communities; the 13 Turtle Lake buildings are at 100, 101, 200, 300 and 400 Forest Lakes Blvd and at 150 to 225 Turtle Lake Ct. Building by building:

  • Building 1, 100 Forest Lakes Blvd
  • Building 2, 150 Turtle Lake Ct
  • Building 3, 160 Turtle Lake Ct
  • Building 4, 170 Turtle Lake Ct
  • Building 5, 180 Turtle Lake Ct
  • Building 6, 190 Turtle Lake Ct
  • Building 7, 200 Turtle Lake Ct
  • Building 8, 225 Turtle Lake Ct
  • Building 9, 175 Turtle Lake Ct
  • Building 10, 200 Forest Lakes Blvd
  • Building 11, 300 Forest Lakes Blvd
  • Building 12, 400 Forest Lakes Blvd
  • Building A, 101 Forest Lakes Blvd

The association office is at 180 Forest Lakes Blvd. Do not confuse it with Building 5 at 180 Turtle Lake Ct, which is a different address on a different street.

How many units and buildings are there?

There are 442 units in 13 buildings: twelve numbered buildings of 36 units each plus Building A with 10, 12 x 36 + 10 = 442. That is the county roll count.

Some listings say 422 units; the county roll and the association's recorded deed fractions, 108/442 and 334/442, both count 442. We use 442 everywhere on this page.

What is the ZIP code?

Turtle Lake Golf Colony is in ZIP code 34105, and the county roll shows Naples as the mailing city. The association's own contact page gives its office address as 180 Forest Lakes Blvd, Naples, FL 34105, per the association's site.

A ZIP code does not decide which taxing authorities apply or which public school an address is assigned to, so taxes and schools are checked separately, address by address.

Is Turtle Lake Golf Colony inside the City of Naples?

No. Turtle Lake Golf Colony is in unincorporated Collier County. The 2026 county tax roll proves it: all 442 parcels sit in millage area 248, which carries the Unincorporated General MSTD levy at 0.6844 mills and no city levy.

In practice Collier County government, not a city, handles zoning, permits and code questions for these buildings. Our Naples hub ties the neighborhoods together.

Is it one condominium or thirteen?

Thirteen, run by one association. The association's 2012 rules booklet says: "There is a separate set of controlling documents for each building because each building is a separate condominium." The state's condominium regulator lists 13 approved, recorded projects related to the one managing entity, named "APTS 1" to "APTS 12" and "APTS BLDG A (13)", per the Florida Department of Business and Professional Regulation.

For a buyer, the point is that each building has its own recorded declaration, and a document for Building 3 is not a document for Building 12. We print no project or license numbers; quote the building number on every request.

What is Building A?

Building A, at 101 Forest Lakes Blvd, is the smallest of the 13: a two-story building of 10 units, each 1,040 county heated sq ft, with a county roll year of 1980. Its declaration was recorded in March 1980, the last of the 13.

Per the association's 2024 insurance appraisal, Building A has no elevator, and it is the only building where the 1,040 sq ft plan appears. Its flood zone on the 2024 map is shaded X.

Does Turtle Lake Golf Colony have its own golf course?

The condominiums own no golf course. Quail Run Golf Club, at 1 Forest Lakes Blvd, is a separate private, member-owned club, and its own site says home ownership is not required to join (Quail Run Golf Club).

We say nothing about golf rights for Turtle Lake owners because no source we checked gives any. Ask the club about membership, guest play and public play.

Why is it called a Golf Colony?

The name reflects the setting: the association's site describes the community as set around the Quail Run Golf Course. The condominiums own no golf course.

The association's home page describes the surroundings as views of ponds, palm trees and flowering bushes, per the association's site.

Is Turtle Lake Golf Colony part of Glen Eagle?

No. Turtle Lake Golf Colony is not part of Glen Eagle, a different Naples community. We mention it because at least one review site ties the two together, and no record we checked does.

Is it the same as Fairway Forest Garden Villas, Emerald Greens or Woodshire?

No. Fairway Forest Garden Villas, Emerald Greens, The Fairways at Emerald Greens and Woodshire are different records on the county roll, each with its own parcels. Fairway Forest Garden Villas is also on Forest Lakes Blvd, which is the shared street line again: the street carries addresses of other communities.

Emerald Greens and The Fairways at Emerald Greens are on Woodshire Ln. We use some of these communities as rivals on one county yardstick, and no fact about them is a fact about the 13 Turtle Lake buildings.

Is there a gate at Turtle Lake Golf Colony?

The association's published pages describe no gatehouse; confirm access arrangements with the association. Access can differ from one building to the next, so a buyer should confirm the arrangement for the specific address and ask what the association controls.

Is there a lake at Turtle Lake Golf Colony?

The association's home page describes the community as set around the course, with views of ponds, palm trees and flowering bushes, per the association's site.

We found no source that names a lake at the community, and none that describes fishing or boating. We make no view claim for any building or unit.

How Did Turtle Lake Golf Colony Develop, and What Does the Record Show?

Turtle Lake Golf Colony was recorded one building at a time, from October 1973 to March 1980, with county roll years from 1974 to 1980. The county sales file begins in 2002. The table sets the 13 recordings beside the milestones of the community and its roads.

Data updated: November 2026 (the association's 2012 rules booklet, revised March 2012; its April 2024 insurance appraisal; Collier County Property Appraiser public data files and recorded sales, download dated October 27, 2026, our analysis; Collier County MSTU minutes).

When was each building recorded and built?

Each building's declaration was recorded in its own month, and each has a county roll year. Declaration recorded (2012 booklet), then county roll year:

  • Building 1, 100 Forest Lakes Blvd: March 1974, roll year 1974
  • Building 2, 150 Turtle Lake Ct: June 1974, roll year 1974
  • Building 3, 160 Turtle Lake Ct: August 1977, roll year 1977
  • Building 4, 170 Turtle Lake Ct: October 1978, roll year 1978
  • Building 5, 180 Turtle Lake Ct: January 1979, roll year 1978
  • Building 6, 190 Turtle Lake Ct: April 1979, roll year 1979
  • Building 7, 200 Turtle Lake Ct: April 1978, roll year 1978
  • Building 8, 225 Turtle Lake Ct: June 1976, roll year 1976
  • Building 9, 175 Turtle Lake Ct: February 1980, roll year 1980
  • Building 10, 200 Forest Lakes Blvd: October 1973, roll year 1974
  • Building 11, 300 Forest Lakes Blvd: September 1979, roll year 1979
  • Building 12, 400 Forest Lakes Blvd: July 1979, roll year 1979
  • Building A, 101 Forest Lakes Blvd: March 1980, roll year 1980

The recording date and the county roll year measure different things; Building 10's declaration was recorded in October 1973 and its roll year is 1974, and Building 5's was recorded in January 1979 with a 1978 roll year.

Who developed Turtle Lake Golf Colony?

No developer or builder is named on any public record we checked; the recorded declarations, recorded from 1973 to 1980, name the declarant, and a title search reads them.

Exact developer, builder, plat and declaration recording references and the turnover recording: Information not available at time of publishing (checked 2026-11-03).

How did the 442 figure get recorded?

The association's 2012 rules booklet records two quit claim deeds of undivided interests, one of 108/442 and one of 334/442. The two fractions add to 442/442, and the denominator equals the county roll's unit count.

We use the deeds only as proof of the 442 count. We make no statement about what they conveyed, and the county roll and the booklet agree on the number.

What was the recreation lease?

The 2012 booklet says a long-term recreation lease attached to Buildings 1, 2 and 10 is no longer in effect, and the association's sales page says owners pay no rent or land-use fees for the recreational or commonly used facilities (sales and leasing page).

For a buyer of any building, the practical question is whether any lease or fee binds the unit today, and the answer comes from that building's recorded documents and the title commitment.

When did owners take over the management agreements?

The 2012 booklet says the original management agreements ended by December 31, 1983 or sooner. We give no turnover date as fact, because the booklet gives a latest date and not the recorded date.

For Building A, the booklet notes that the association's Board of Directors took over at that time. The association can tell a buyer what its own records show.

When were the clubhouse and pool house built?

The association's 2024 insurance appraisal dates the 5,728 sq ft clubhouse and the 1,725 sq ft pool house or workshop to 1982, one story each (appraisal).

Both came after the last building was recorded in March 1980. We use the appraisal's dates and sizes as the association published them.

What has changed in the rules since 2012?

The 2012 booklet set the lease minimum at 30 days; the association's current sales and leasing page sets it at 90 days, and the current page governs.

The booklet is 14 years old, so a rule printed only there is a reason to ask, not a rule to rely on. We label every booklet rule on this page as a 2012 rule to confirm with the association.

What does the county sales file show over time?

The county file's qualified sales begin in 2002, with 4 sales that year. Yearly qualified sales peaked at 47 in 2021, and the yearly median rose from $109,000 in 2003 to $271,250 in 2023.

The county record shows prices falling: the yearly median of qualified sales was $270,000 in 2022 and $271,250 in 2023, then $227,500 in 2024, $200,000 in 2025 and $188,500 on 10 sales in 2026 through mid-October. We add no cause and no forecast.

How has the MSTU changed?

The Forest Lakes Roadway and Drainage MSTU advisory committee was created in March 1992 under Collier Ordinance 91-107. In FY2026 the levy was cut from 4.000 to 2.5000 mills, per the county's MSTU minutes, and the 2026 county roll carries 2.5000 mills.

We make no statement about future rates. The tax detail, the committee's paving approvals and its stormwater study are on the property tax part of this page, with their dates.

Thinking About Turtle Lake Golf Colony? Start With a County-Based Number

If you own or are considering a condo at Turtle Lake Golf Colony, start with the county numbers: the 12-month median of $182,500 on 12 qualified recorded sales, and the 2026 yearly median of $188,500 on 10 sales through mid-October. A value comes from the sales that match your plan, building and date, and not from one median.

Who Runs Turtle Lake Golf Colony, and What Rules Apply?

Turtle Lake Golf Colony is run by one association over 13 separate condominiums, with rules published on the association's own site. Those rules cover pets, leasing, sale approval and renovations, and the recorded documents control the rest. A buyer gets the documents through the seller or the association.

Data updated: November 2026 (the association's published pages, read November 3, 2026; its 2012 rules booklet; Florida Statutes ss. 718.111, 718.503; Collier County Property Appraiser public data files, download dated October 27, 2026).

Who governs Turtle Lake Golf Colony?

Turtle Lake Golf Colony Condominium Association, Inc., as its own site prints the name, governs all 13 condominiums (association site). Its public site has five pages (Home, Amenities, Sales and Leasing, Insurance Information, Contact) plus a community calendar, owner registration and an owner login.

Each of the 13 buildings has its own recorded declaration, and the declarations, the bylaws and the association's rules control pets, leasing, sale approval, renovations and assessments. Section 718.111(12)(g) of the Florida Statutes requires an association with 25 or more units to post its governing documents on a website or app; with 442 units, Turtle Lake Golf Colony is well above that line (s. 718.111).

Who manages it?

Sandcastle Community Management, per the association's site (contact page). The association's office is at 180 Forest Lakes Blvd, Naples, FL 34105.

We name the company and nothing more: no staff names, phone numbers or office hours. Use the association's contact page for those, and remember that 180 Forest Lakes Blvd is the office, not Building 5.

Is there a master or recreation association?

The association's sales page says owners are not required to belong to another mandatory membership association and pay no rent or land-use fees for the recreational or commonly used facilities (sales and leasing page).

No master association was identified on any public record we checked. The title commitment lists what is recorded against a unit, and a buyer should read it.

Is there a CDD?

No CDD was identified: the 2026 county levy list for this tax area shows no CDD, and none of the 442 units carries a non-ad valorem charge on the 2026 roll.

The county's Special Districts page lists the Water-Sewer District, the Airport Authority and the Community Redevelopment Agency and names no CDD for this area.

What is the Forest Lakes Roadway and Drainage MSTU?

It is a Collier County municipal service taxing unit run by Collier County Public Transit and Neighborhood Enhancement, under Ordinance 91-107, funding roadway drainage, road restoration, sidewalks and beautification, per the county MSTU page. The county roll puts every one of the 442 units in the tax area that carries the 2.5000-mill Forest Lakes Roadway and Drainage MSTU levy.

Are pets allowed?

No pets of any kind; service animals as the law allows. The association's sales and leasing page says: "No animals or pets of any kind shall be kept in a unit or on any condominium property" (sales and leasing page). The 2012 booklet adds that service animals are allowed.

We print no pet number or weight, because the rule has none. A buyer with a service animal should ask the association how it applies the rule.

Can I rent my unit?

The association's sales and leasing page says leases may run no less than 90 days and no more than one year, and the association must approve every sale and lease; the same page also lists seasonal rentals of 3 to 5 months. Confirm current leasing terms with the association before you buy or sign a lease.

We print no count of leases per year, because the page gives none.

Does the association approve buyers and tenants?

Yes. The association must approve all sales in advance. Lessees submit a lease application and a signed agreement to abide by the condominium documents, an interview may be required, and a processing fee accompanies each application, per the sales and leasing page.

We print no fee amount and no response time, because the page gives neither. Ask the association for the current application, fee and timing before a contract sets a closing date.

Does Turtle Lake Golf Colony have an age restriction?

The association's published rules carry no age restriction; confirm with the association and the recorded declarations before you rely on it.

How many people may live in a unit?

The sales page says a unit is used as a single-family private dwelling and that permanent occupancy is limited to three people in a one-bedroom unit and four in a two-bedroom unit.

Can I renovate, enclose a lanai or add shutters?

The association's 2012 booklet sets these rules; confirm the current text with the association. Screened lanais may not be enclosed. An awning, canopy, shutter or other projection on the outside of a building needs the Board's written consent.

Hard flooring is regulated in living areas on the second and third floors, with cork or carpet, and tile in the entry, kitchen and bath, because sound travels through the concrete floors. Contractor work has no Sunday hours. Ask for the association's current renovation rules in writing before you plan work.

How do I get the official documents?

Ask the seller and the association. The association's public pages list document headings, and owners reach documents through an owner login. A seller must also deliver the resale package that Florida law lists, which includes the declaration, articles, bylaws, rules, budget and financial report, per s. 718.503; read the current statute and your contract.

Because each of the 13 buildings is its own condominium, ask for the documents of the specific building, and ask the association what it holds for that building.

What Are the Thirteen Buildings at Turtle Lake Golf Colony Like?

Turtle Lake Golf Colony's buildings are twelve three-story buildings of 36 units each, numbered 1 to 12, plus a two-story Building A with 10 units, for 442 condominium units in all. Per the association's April 2024 insurance appraisal, each three-story building has one elevator and Building A has none. This roster gathers the county and appraisal facts.

Data updated: November 2026 (Collier County Property Appraiser public data files, download dated October 27, 2026, our analysis; Collier County's republished copy of the FEMA flood map, panel 12021C0384J; Turtle Lake Golf Colony Condominium Association 2024 insurance appraisal).

We counted the units of each plan on the county roll for every building and checked the flood zone at all 455 county address records of the 13 buildings. This table shows the result building by building.

The recording date and the county roll year measure different things; Building 10's declaration was recorded in October 1973 and its roll year is 1974, and Building 5's was recorded in January 1979 with a 1978 roll year. The association office at 180 Forest Lakes Blvd is not Building 5, which is at 180 Turtle Lake Ct.

How many stories are the buildings?

The association's 2024 insurance appraisal lists the residential buildings as two-story and three-story, with a year built of 1974 to 1980. The twelve numbered buildings are three stories, each with 38,702 sq ft and 36 units. Building A is two stories with 12,447 sq ft and 10 units. The appraisal is published by the association and was updated as of April 25, 2024.

Do the buildings have elevators?

Each of the twelve three-story buildings has one elevator, which the appraisal rates at 2,200 lb with 3 stops. Building A, at two stories, has no elevator. For a buyer weighing an upper-floor unit in Buildings 1 to 12, the single elevator in each building is the way up besides the stairs, so ask the association about the elevator's service record, which is not public.

How are the buildings built?

The appraisal classes the buildings as ISO 2 joisted masonry. It lists masonry exterior walls with stucco, concrete floors and slab on ground, a wood truss roof, and unit air conditioners. These are the construction facts the association's insurance appraiser recorded, and they are attributed to that appraisal here; nothing on the page claims more than it says.

Do the buildings have fire sprinklers?

The appraisal lists no fire sprinklers in the buildings. It lists a manual fire alarm in the three-story buildings and none in Building A. Buildings from 1974 to 1980 were built to the rules of their day, so ask the association's insurance agent how the master policy treats a building without sprinklers.

What roofs do the buildings have?

The appraisal describes a wood truss roof that is 80 percent flat membrane and 20 percent metal mansard cover. It gives no roof replacement dates. Roof age matters to insurers, so a buyer should ask the association for the date of the last replacement on the building in question.

What is Building A like?

Building A, at 101 Forest Lakes Blvd, is the last of the 13 buildings recorded, in March 1980, and it carries a 1980 county roll year. It is two stories with 12,447 sq ft, made up of 11,136 sq ft of living area, 536 sq ft of storage and 775 sq ft of covered balcony and walkway. Its 10 units are all 1,040 county heated sq ft, and it has no elevator.

What did the 2024 insurance appraisal value?

The association's April 2024 appraisal puts each three-story building at $4,157,062 replacement cost and $3,997,708 insurable value. Building A is $1,345,942 replacement and $1,292,104 insurable. The clubhouse is $1,059,170, the pool house $238,425 and other amenities $502,095. All improvements total $53,030,377 replacement and $51,010,136 insurable after exclusions. These are insurance appraisal figures, not market values of any unit.

Which buildings sit in which flood zone?

On Collier County's republished copy of the 2024 FEMA flood map, five buildings read Zone AE by address: Building 1 (100 Forest Lakes Blvd), Building 2 (150 Turtle Lake Ct), Building 4 (170 Turtle Lake Ct), Building 7 (200 Turtle Lake Ct) and Building 8 (225 Turtle Lake Ct). Eight read shaded X. The AE zone line crosses Building 10 at 200 Forest Lakes Blvd, so check the exact unit at the FEMA Map Service Center.

What is still unpublished about the buildings?

The 2024 appraisal gives construction, size and value for each building, but not the history of work done on them. Exact roof replacement dates, elevator service records and per-building condition reports: Information not available at time of publishing (checked 2026-11-03). The association holds them, so ask for the records on the building you are considering.

What Are the Condos at Turtle Lake Golf Colony Like Inside?

Turtle Lake Golf Colony's 442 condos come in three sizes on the county roll: 638, 842 and 1,040 county heated sq ft. We counted 143 units of 638 sq ft, 289 of 842 and 10 of 1,040. Listings and the association describe the 638 sq ft plan as one bedroom and the other two as two bedrooms.

Data updated: November 2026 (Collier County Property Appraiser public data files, download dated October 27, 2026, our analysis; Turtle Lake Golf Colony Condominium Association public pages and 2012 rules booklet).

The county roll records three sizes, and the table sets each against where it sits and how it is described. Bedroom and bath labels come from listings and the association, not from the county, whose bedroom and bath fields are blank for all 442 units.

How big are the units on the county roll?

The county roll records three sizes: 638, 842 and 1,040 county heated sq ft. The 638 sq ft plan is the smallest and accounts for 143 of the 442 units. The 842 sq ft plan is the most common, at 289 units, and the 1,040 sq ft plan is found only in Building A, with 10 units. County heated area is the county's own figure, so compare a unit with sales of the same plan.

Which plan is one bedroom?

Listings and the association describe the 638 sq ft plan as one bedroom and one bath. The association's home page says the units are all one- or two-bedroom, which fits that reading. The county roll's bedroom field is blank for every unit, so confirm the plan of a specific unit with the seller and the association before you rely on it.

Which plans are two bedrooms?

Listings and the association describe the 842 and 1,040 sq ft plans as two bedrooms and two baths. That is 299 of the 442 units on the county roll, 289 of 842 sq ft and 10 of 1,040. Confirm the plan of a specific unit with the seller and the association.

Do all units have two bathrooms?

No. The 638 sq ft plan is described as one bedroom with one bath, so the 143 units of that size do not have two baths. The 842 and 1,040 sq ft plans are described as two baths. The county roll does not record bath counts for this community, so a confirmed bath count for a specific unit is a question for the seller and the association.

Why does Building 4 have a different mix?

Every numbered building shows 12 units of 638 sq ft and 24 of 842 sq ft on the county roll, except Building 4 at 170 Turtle Lake Ct, which shows 11 and 25. The county roll gives no cause for the difference. If you are looking at a unit in Building 4, confirm its plan with the seller rather than assuming the standard split.

Is parking assigned?

The association's 2012 booklet assigns one numbered parking space to each unit, sends a second car to a guest space and allows no more than two cars per unit, and it does not allow boats, trailers, motor homes, RVs or motorcycles on association property; confirm the current rule with the association.

Is there storage?

The 2012 booklet refers to assigned storage space and storage bins; confirm what comes with a unit. The 2024 appraisal separately lists 536 sq ft of storage in Building A, so ask whether storage in a given building belongs to a unit or to the association.

Is there laundry in the unit?

The 2012 booklet sets hours for a shared washer and dryer room; whether a specific unit has its own hookups is a question for the seller and the association. Ask to see the unit's utility connections during a showing.

What views do the units have?

The association's home page describes the community as set around the Quail Run Golf Course, with views of ponds, palm trees and flowering bushes. The page makes no claim about the view from any building or unit, so look at the specific unit. The condominiums own no golf course.

What is still unpublished about the units?

The county roll gives size and year, and the association and listings give the plan labels. Floor plan drawings, confirmed bath counts by unit, parking assignments and storage sizes: Information not available at time of publishing (checked 2026-11-03). Ask the seller, the association and the survey exhibits recorded with each building's declaration.

What Is the Turtle Lake Golf Colony Real Estate Market Doing?

Turtle Lake Golf Colony's county record shows 12 qualified recorded sales in the 12 months through mid-October 2026, from $155,000 to $207,000, at a $182,500 median, with yearly medians lower than in 2022 and 2023. Every figure here counts only sales the county marks as qualified; no MLS figures were pulled.

Data updated: November 2026 (Collier County recorded sales, county records through mid-October 2026, county file dated October 27, 2026, our analysis).

We tracked every qualified recorded sale the county file holds for the 13 condominiums, 423 sales back to 2002. This table shows the county windows from 12 months to the full file, with the median per county heated sq ft for each.

The county record shows prices falling: the yearly median of qualified sales was $270,000 in 2022 and $271,250 in 2023, then $227,500 in 2024, $200,000 in 2025 and $188,500 on 10 sales in 2026 through mid-October.

These counts cover sales the county marks as qualified, so a deed the county does not mark as qualified is not in them. Listed prices, days on market and sale-to-list ratios are MLS measures and are not used on this page, because no MLS figures were pulled for it.

What happened in the last 12 months?

The county file shows 12 qualified sales from November 11, 2025 to August 27, 2026, from $155,000 to $207,000, at a $182,500 median. The lowest was $155,000 in Building A on August 2, 2026, and the highest was $207,000 in Building 10 on June 26, 2026. The newest qualified sale in the county file is August 27, 2026, at $192,000 in Building 4.

Are Turtle Lake Golf Colony prices falling?

The county record shows prices falling: the yearly median of qualified sales was $270,000 in 2022 and $271,250 in 2023, then $227,500 in 2024, $200,000 in 2025 and $188,500 on 10 sales in 2026 through mid-October. This page states the county numbers and makes no forecast.

What do 24 and 36 months show?

In the 24 months through mid-October 2026 the county file holds 25 qualified sales from $155,000 to $275,000, at a $200,000 median. In 36 months it holds 42, from $155,000 to $290,000, at a $205,750 median. The longer the window, the more of the 2023 and early 2024 sales it includes, which is why the medians step down as the window shortens.

What did the 60-month window include?

The 60-month window holds 105 qualified sales from $139,000 to $340,000, at a $240,000 median. It spans the 2022 and 2023 highs, when the yearly medians were $270,000 and $271,250, as well as the lower 2025 and 2026 sales. A 60-month median is therefore a blend of two different price levels, so use it for depth and use the shorter windows for current pricing.

What does the 10-year view show?

The 120-month window holds 241 qualified sales from $102,500 to $340,000, at a $175,000 median. That window reaches back into the 2016 to 2020 years, when yearly medians ran from $121,500 to $135,000. It shows how far the 2021 to 2023 prices moved from where the county file began and where they sit now.

What does the full county file show?

The full county file for the 13 condominiums holds 423 qualified sales since 2002, from $102,000 to $340,000, at a $142,500 median. Yearly qualified sales peaked at 47 in 2021. The yearly median rose from $109,000 in 2003 to $271,250 in 2023, then fell to $227,500 in 2024, $200,000 in 2025 and $188,500 in 2026 to date.

A deed can go unqualified for many reasons, and the county's flag is the only thing we report.

Why are there no list prices or days on market here?

Listed prices, days on market and sale-to-list ratios are MLS measures, and no MLS figures were pulled for this page. Everything here comes from the county's recorded sales marked qualified, so each figure can be traced to a recorded deed. If you want list-price context for a specific unit, ask us and we will pull it for you.

Is 2026 complete?

No. The 2026 line holds 10 qualified sales through mid-October, and the county file continues to record sales. The county file is dated October 27, 2026, and its newest qualified sale is August 27, 2026. One deed recorded on September 12, 2026 sits in the county file but is not marked qualified, so it is not counted. Treat the $188,500 for 2026 as a median on 10 sales.

How should a buyer read these numbers?

Start with the building and the plan, since the 36-month table gives the building, the county heated size and the roll year for every qualified sale. Use the 12-month and 24-month windows for current pricing and the longer windows for depth. A median over 12 sales moves with which plans and buildings happen to sell, so look at the individual sales for the plan you want. A buyer's guide is on our buying page and our Naples buyer page.

How should a seller read these numbers?

Price against qualified recorded sales of the same plan and building, with the county heated size and the recording date in view, and expect any buyer to ask why the yearly median has moved down since 2023. A pricing opinion should name the sales it relies on and say which are in the county's qualified count. If you are thinking of selling, start with our Naples seller page and request a home valuation that names the recorded sales used.

What Are Turtle Lake Golf Colony HOA and Condo Fees?

Turtle Lake Golf Colony's condo fees are not published on the association's public pages, so this page prints no assessment figure. The recorded documents and each year's budget set the fees, and the association's public pages list no schedule. Ask for the current budget and an estoppel certificate before you commit to a purchase.

Data updated: November 2026 (Turtle Lake Golf Colony Condominium Association public pages, read November 3, 2026; Collier County 2026 roll; Florida Statutes, 2025 text).

The association does not publish an assessment schedule on its public pages. How much are the condo fees?

The association does not publish an assessment schedule on its public pages, so no fee figure appears here. The fee depends on the plan and the year's budget. Exact monthly or quarterly assessments by plan, and what they pay for: Information not available at time of publishing (checked 2026-11-03). Ask the seller for the current budget, and ask Sandcastle Community Management through the association.

Are there recreation rent or land-use fees?

The 2012 booklet says a long-term recreation lease attached to Buildings 1, 2 and 10 is no longer in effect, and the association's sales page says owners pay no rent or land-use fees for the recreational or commonly used facilities (sales and leasing page). Confirm the current position with the association before you rely on it.

Is there a CDD or master association fee?

No CDD was identified: the 2026 county levy list for this tax area shows no CDD, and none of the 442 units carries a non-ad valorem charge on the 2026 roll. The county's Special Districts page lists the Water-Sewer District, the Airport Authority and the Community Redevelopment Agency and names no CDD for this area. No master association was identified on any public record we checked, and the association's sales page says owners are not required to belong to another mandatory membership association.

What does the Forest Lakes MSTU add to the bill?

The 2026 county roll carries the Forest Lakes Roadway and Drainage MSTU at 2.5000 mills on every one of the 442 units. At the median 2026 just value of $181,030, that rate would put about $453 of MSTU tax on a bill before exemptions or caps. It is a line on the Collier County tax bill, not an association fee.

Is a special assessment in place?

This page claims neither that one is in place nor that none is. The association's sales page says it reports no court cases with potential liability over $100,000 (read November 3, 2026). Section 718.112(2)(c)1 of the Florida Statutes requires 14 days' written notice of a meeting at which a nonemergency special assessment will be considered (statute text). Ask the seller and the association for any assessment or loan notice.

What is an estoppel certificate?

An estoppel certificate states what the association says is owed on a unit. Under section 718.116, the association issues it within 10 business days of a request, and one delivered by hand or electronically is good for 30 days and one sent by mail for 35 days. The fee is capped by statute. Read the current statute and your contract.

Who is liable for unpaid assessments?

Under section 718.116 of the Florida Statutes, a buyer is jointly liable with the seller for assessments that came due before the transfer. That is why the estoppel certificate matters, since it states the balance before you close. Your contract sets who pays what between buyer and seller. Read the current statute and your contract.

What should a buyer request before closing?

Under section 718.503, the seller delivers the declaration, articles, bylaws, rules, budget and financial report and, for buildings the milestone and SIRS laws reach, the milestone inspection summary and the SIRS or a statement that none exists. The buyer may cancel within 7 days, excluding Saturdays, Sundays and legal holidays, after receiving them. Read the current statute and your contract, and ask for the items in the table.

Do Milestone Inspections and SIRS Apply at Turtle Lake Golf Colony?

Turtle Lake Golf Colony's twelve three-story buildings fall under Florida's milestone inspection and SIRS rules, and two-story Building A falls short of the three-story line. The association's public pages list document headings for these reports but not their contents, so the status is not public and a buyer should request the documents.

Data updated: November 2026 (Florida Statutes, 2025 text; Chapter 2022-269; Chapter 2025-175; Turtle Lake Golf Colony Condominium Association public pages, read November 3, 2026).

We read the association's April 2024 insurance appraisal for building stories, and we read the Florida statutes for the rules that attach to them. The answers cover what the law requires, which buildings it reaches and what a buyer should ask for.

What does the milestone law require?

Section 553.899 applies to condominium and cooperative buildings three habitable stories or more in height. The first inspection is due by December 31 of the year a building reaches 30 years from its certificate of occupancy, or 25 years where the local enforcement agency sets it for proximity to salt water, and then every 10 years. Phase one is a visual examination by a licensed architect or engineer. Phase two follows only if phase one finds substantial structural deterioration, and repairs must begin within 365 days of a phase two report.

What does the SIRS law require?

The structural integrity reserve study, under section 718.112(2)(g), is required for each building three habitable stories or higher, at least every 10 years, based on a visual inspection with a baseline funding plan. Associations controlled by unit owners had to have the study by December 31, 2025. If the study is tied to a milestone inspection due by December 31, 2026, it is due no later than December 31, 2026. Owners receive the study or a notice within 45 days.

Can reserves for SIRS items be waived?

No. Section 718.112 bars waiving or reducing reserves for the SIRS items in budgets adopted on or after December 31, 2024. The association's sales page FAQ says owners vote on the level of reserve funding, and that vote works within the statutory limit for the SIRS items. Ask the association for the current budget and its reserve schedule.

Which Turtle Lake buildings does the law reach?

The twelve numbered buildings are three stories, per the association's 2024 appraisal, so the milestone inspection and SIRS laws reach them; Building A, at two stories, falls short of the three-story line. The stories come from the appraisal the association publishes, and the same appraisal lists one elevator in each three-story building.

When was the first milestone inspection due?

If measured from certificates of occupancy in 1974 to 1980, each numbered building passed 30 years well before July 1, 2022, the group whose first milestone inspection was due by December 31, 2024. The certificate of occupancy dates and the inspection and SIRS records are not public, so confirm them with the association and Collier County. Withum's summary of HB 913 gives the two deadline groups.

Does Building A need a milestone inspection?

Building A, at 101 Forest Lakes Blvd, is two stories per the 2024 appraisal, which falls short of the three habitable story line in section 553.899 and section 718.112(2)(g). The milestone inspection and SIRS laws as summarized here turn on three habitable stories or more. Building A still has its own condominium documents and its own budget, so ask the association what it keeps for the building's structure.

What did SB 4-D and HB 913 change?

SB 4-D, from the 2022 Special Session D, was approved May 26, 2022 and became Chapter 2022-269 on June 29, 2022. HB 913, Chapter 2025-175, was approved June 23, 2025 and took effect July 1, 2025, after the Senate voted 37 to 0 and the House 112 to 0. Withum's summary says buildings that reached 30 years before July 1, 2022 had a first milestone inspection due by December 31, 2024, and those reaching 30 between July 1, 2022 and December 31, 2024 by December 31, 2025.

What is the status of Turtle Lake's inspections and SIRS?

The association's Insurance Information page lists document headings for Milestone Reports and SIRS Reports and for Wind Mitigation Reports, but their contents are not public. Milestone inspection results, SIRS status and funding plan, and any related special assessment for each building: Information not available at time of publishing (checked 2026-11-03). Ask the association, which can respond to a records request under section 718.111(12), the seller's section 718.503 disclosure, Collier County's building department and the DBPR Division, whose condominium page links a Condominium Transparency Portal and a SIRS reporting form.

What must a seller give a buyer about them?

Under section 718.503, for buildings the milestone and SIRS laws reach, the seller delivers the milestone inspection summary and the SIRS or a statement that none exists, along with the declaration, articles, bylaws, rules, budget and financial report. The buyer may cancel within 7 days, excluding Saturdays, Sundays and legal holidays, after receiving them. Read the current statute and your contract.

What should a buyer ask for?

Ask for the phase one milestone summary for the building, any phase two report and repair timeline, the SIRS and its funding schedule, the current budget showing SIRS reserves, minutes on structural work, and any special-assessment or loan notice. Ask for these for the specific building, since each building is a separate condominium with its own records.

What Are Property Taxes at Turtle Lake Golf Colony?

Turtle Lake Golf Colony's 2026 county tax roll puts all 442 units in millage area 248, which carries 11.8696 mills in total. The median total tax bill is $2,119 on a median just value of $181,030, and no unit carries a non-ad valorem charge. This table lists each authority's levy.

Data updated: November 2026 (Collier County Property Appraiser public data files, download dated October 27, 2026, 2026 roll, our analysis; Collier County Forest Lakes MSTU committee minutes, December 2025 to May 2026).

What is the Forest Lakes Roadway and Drainage MSTU?

It is a Collier County municipal service taxing unit run by Collier County Public Transit and Neighborhood Enhancement under Ordinance 91-107, with an advisory committee created in March 1992. The committee has five members serving four-year terms who must live inside the MSTU, and its stated purpose is "providing and maintaining improved roadway related drainage and roadway restoration" (county MSTU page). It funds roadway drainage, road restoration, sidewalks and beautification. The county roll puts every one of the 442 units in the tax area that carries the 2.5000-mill Forest Lakes Roadway and Drainage MSTU levy. At 2.5000 mills, the MSTU share of that median just value would be about $453 before exemptions or caps. An MSTU's millage is set by its enabling ordinance, and resident committees plan projects in public monthly meetings under the Sunshine Law (what is an MSTU). Forest Lakes is one of eight county MSTUs with an advisory committee (MSTU list). The boundary map is on the county site. The committee meets monthly at the Forest Lakes condominium clubhouse, 1058 Forest Lakes Drive, a neighbor community's building; check the county notice for the date and time (April 2026 notice; July 2026 notice).

What has the MSTU done with its money?

The committee's minutes for December 2, 2025 and May 5, 2026 record, for Fund 1626, a carry forward of $3,617,825, a revenue total of $4,467,525, an operating expense budget of $349,225 and county overhead of $109,200. Capital reserves of $4,009,100 "remain for future improvements", and an Asset Management Plan dated June 4, 2024 projects $2,140,995 of maintenance and repair through 2028 (May 5, 2026 minutes). On April 7, 2026 the committee approved a $420,306.43 estimate for milling, paving and markings on one mile of Forest Lakes roadways and all sixteen cul-de-sacs (April 7, 2026 minutes). The May 5 minutes record that the contractor could not start before the 2026 rainy season, so the work moved to FY2026 to 2027 in three phases: Phase I Woodshire Lane, 5,273 ft plus cul-de-sacs; Phase II Forest Lakes Drive, 3,198 ft of paving and 6,397 ft of valley gutter; and Phase III Forest Lakes Blvd, 2,423 ft of paving and valley gutter repair.

Why did the MSTU rate fall?

The committee's December 2, 2025 minutes record FY2026 revenue of $849,700, down $419,100 from 2024 because of a millage cut from 4.000 to 2.5000 mills. The 2026 county roll carries 2.5000 mills. This page makes no statement about future rates. The ordinance's sunset terms, any rate cap and the FY2027 budget: Information not available at time of publishing (checked 2026-11-03). Collier County Public Transit and Neighborhood Enhancement and the Board of County Commissioners hold them.

How much of Turtle Lake Golf Colony is homesteaded?

On the 2026 roll, 99 of the 442 units, or 22 percent, are homestead-exempt. That is a tax fact about how the roll reads, and it shifts the median bill, since a homestead exemption lowers the taxable value of a unit. The median total tax bill of $2,119 sits inside a range from $0 to $2,443.

How does a purchase reset the bill?

A purchase changes the assessed base, so a buyer should not assume the seller's 2026 bill carries over to the next tax year. The Collier County Tax Collector bill is the place to see the levies for a specific unit, and the exemptions that apply to the owner. Ask your tax professional how a change of ownership affects the bill you will receive.

What did we find at each building?

We checked all 455 county address records of the 13 buildings against the county's republished 2024 FEMA map. Buildings 1, 2, 4, 7 and 8 read as Zone AE. Buildings 3, 5, 6, 9, 11, 12 and A read as shaded Zone X, and Building 10 reads as shaded X at its center with the AE line crossing it.

How many county address records fall in each zone?

By our count from the county's republished flood layer, 185 of the 455 county address records of the 13 buildings fall in Zone AE and 270 in shaded Zone X; that is five buildings in AE and eight in shaded X. The count is ours, made from the county layer, and it is not a FEMA determination for any unit.

What does Zone AE mean?

Zone AE is a Special Flood Hazard Area, the area of the 1 percent annual chance flood, and it comes with a base flood elevation (Collier County 2026 flood protection newsletter).

What does shaded Zone X mean?

Shaded Zone X is the 0.2 percent annual chance flood hazard area, outside the Special Flood Hazard Area, per the same county newsletter. It is a different map category from Zone AE, and the map says nothing about what a particular storm will do.

Which building does the zone line cross?

The AE zone line crosses 200 Forest Lakes Blvd, so units there can read differently; check the exact unit. Building 10 reads as shaded X at its center on the county layer, and the 37 county address records at that building are the ones to check one by one.

What is the map panel and date?

The panel is 12021C0384J, effective February 8, 2024, for all 13 buildings. A map panel can be revised, so check the current panel before you rely on the date.

What is the base flood elevation at my building?

The county's map layer does not store a base flood elevation for each building; get the BFE for a building from an elevation certificate or from the FEMA Map Service Center (msc.fema.gov). This page prints no BFE for any building.

What is the evacuation zone?

All 13 buildings are in Hurricane Evacuation Zone B on the county's layer. Confirm your zone with Collier County Emergency Management before a storm.

Is Turtle Lake Golf Colony in the Coastal High Hazard Area?

Collier County's Coastal High Hazard Area map layer shows no area at Turtle Lake Golf Colony.

Does a lender require flood insurance?

Whether a lender requires flood insurance on a Turtle Lake Golf Colony condo is the lender's decision, based on the zone of that building; check the address at the FEMA Map Service Center (msc.fema.gov), and ask the association what its master policy covers.

What does Collier's CRS class mean?

Collier County's 2026 flood protection newsletter reports participation in the NFIP Community Rating System since October 1992 and a Class 5 rating, with a 25 percent discount on eligible NFIP policies (newsletter). The county planning page says the Class 5 rating saves the community over $9 million in flood insurance premiums a year (Community Planning and Resiliency). The newsletter also says new machinery such as air conditioners and generators must be elevated to the BFE plus 1 foot; that is for new work only.

How do I check a specific unit?

Look up the building's address at the FEMA Map Service Center, and ask the association or the seller for any elevation certificate on file. The county newsletter says there is typically a 30-day waiting period before new flood coverage begins, so ask an insurance agent about timing before a closing date.

How Did Hurricanes Irma, Ian and Milton Affect Naples?

Turtle Lake Golf Colony's storm record has to be read from county-wide reports: no document we found names Turtle Lake Golf Colony in a storm damage report, which is not proof of what a storm did or did not do there. These are the National Weather Service and National Hurricane Center figures for Naples and Collier County.

Data updated: November 2026 (National Weather Service Miami and National Hurricane Center reports as linked; Collier County Forest Lakes MSTU minutes, February 3, 2026).

Hurricane Irma (2017)

Irma made landfall at Marco Island on September 10, 2017 as a Category 3 hurricane. The National Weather Service recorded storm surge of 3 to 4 ft at the Gulf and Naples Bay waterfronts of Naples, extending less than half a mile inland, and 9 to 15 inches of rain inland in Collier County, with flooding that lingered at least a week. In Collier County at least 88 structures were destroyed and about 1,500 had major damage (NWS Miami).

Irma's winds near Naples Airport

Hurricane-force sustained winds blew across Greater Naples, and a WeatherBug station near Naples Airport recorded 93 mph sustained and a 142 mph gust, per the NWS summary. More than 90 percent of customers in western South Florida lost power for more than a week (NWS Miami).

Hurricane Ian (2022)

Ian made landfall as a Category 4 hurricane near Cayo Costa on September 28, 2022. The Naples Airport recorded 67 mph sustained winds and a 105 mph gust (NWS Miami Ian summary).

Where Ian's surge reached in Collier County

The NWS wrote that in Collier County "extensive storm surge flooding occurred over most areas south and west of US 41/Tamiami Trail, as well as near the Gordon River, Cocohatchee River, and connecting creeks and canals" (NWS Miami). Turtle Lake Golf Colony is off Pine Ridge Road between Goodlette-Frank Road and Airport-Pulling Road. We draw no inference about the site from the NWS description, and this page prints no surge figure for Turtle Lake, Forest Lakes or Pine Ridge Road.

Ian's damage in Collier County

The National Hurricane Center report gives maximum inundation of 6 to 9 ft above ground on the Naples coast, and the Naples Pier gauge read 6.18 ft above Mean Higher High Water before it was destroyed. Flooding was reported at the Naples airport, and in Collier County 33 buildings were destroyed and more than 3,500 had major damage (NHC Tropical Cyclone Report).

Tropical Storm Debby (2024) and street flooding

The NWS narrative for Debby in August 2024 records widespread minor to moderate flooding across western and coastal Collier, with water entering structures in several neighborhoods in Naples, North Naples and Golden Gate, about 1 to 2 ft deep on many streets. It followed 4 to 6 inches of rain that fell during high tide on August 4 (NWS Miami impact narratives). The narrative does not name Turtle Lake Golf Colony or Forest Lakes.

Hurricane Milton (2024)

For Milton in October 2024, the National Hurricane Center reports that the Naples Bay North gauge recorded a storm tide of 5.77 to 5.78 ft and 5.08 ft above Mean Higher High Water, and maximum inundation of 3 to 5 ft above ground on the coast from Bonita Beach through Marco Island. Naples airport winds were 29 knots sustained with a 50 knot gust, about 33 mph and 58 mph (NHC Tropical Cyclone Report).

What to ask after a storm

Ask the association for its records of insurance claims, repairs and assessments after any named storm. The Forest Lakes MSTU minutes of February 3, 2026 record roadway flooding during storms and a stormwater mitigation study that "could tentatively be scheduled for 2028 to 2029 pending issue of permits" (February 3, 2026 minutes). The seller and the association can say what happened at a specific building.

How Does Insurance Work for a Turtle Lake Golf Colony Condo?

Turtle Lake Golf Colony's buildings are insured by the association under a master policy, and the association used its April 2024 appraisal for insurance purposes. The unit owner insures what the declaration and Florida law leave to the owner, usually with an HO-6 condominium unit policy. The appraisal sets replacement cost at $4,157,062 for each three-story building.

Data updated: November 2026 (the association's April 25, 2024 insurance appraisal update; Florida Statutes s. 718.111; Citizens Property Insurance bulletins and Insurance Journal, June 23, 2026, as linked).

Who insures the buildings?

The association insures the buildings under a master policy, and s. 718.111 of the Florida Statutes governs association insurance and records (s. 718.111). The association used the April 2024 appraisal for insurance purposes (appraisal).

What did the 2024 appraisal describe?

The appraisal update, as of April 25, 2024, values each three-story building at $4,157,062 replacement cost and $3,997,708 insurable, and Building A at $1,345,942 replacement and $1,292,104 insurable. It values the clubhouse at $1,059,170, the pool house at $238,425 and other amenities at $502,095. All improvements come to $53,030,377 replacement and $51,010,136 insurable after exclusions.

On construction, the appraisal describes 1974 to 1980 joisted masonry (ISO 2) with stucco walls, concrete floors, wood truss roofs with a flat membrane and a metal mansard cover, unit air conditioners and no fire sprinklers. The three-story buildings have a manual fire alarm; Building A has none.

What does a unit owner insure?

A unit owner typically carries an HO-6 condominium unit policy for what the declaration and Florida law leave to the owner, such as interior finishes, belongings and personal liability. The declaration for each building says where the line falls, and s. 718.111 governs association insurance (s. 718.111). Get quotes for a specific unit; the buyer's own quotes are the only reliable figure.

What should a buyer collect?

Ask for the master policy certificate, the carrier, the limits, the wind and flood deductibles and what flood coverage the association carries. The association's carrier, limits, wind and flood deductibles and flood coverage: Information not available at time of publishing (checked 2026-11-03). The association, through Sandcastle Community Management, holds them, and the seller's resale package under s. 718.503 may contain more.

Flood coverage for a unit

Whether a lender requires flood insurance on a Turtle Lake Golf Colony condo is the lender's decision, based on the zone of that building; check the address at the FEMA Map Service Center (msc.fema.gov), and ask the association what its master policy covers. Citizens' May 12, 2023 bulletin says condominium unit-owner policies no longer have to carry flood coverage to stay eligible with Citizens, even in a Special Flood Hazard Area, after a 2023 law (Citizens bulletin; Citizens update). A lender can still ask for flood coverage on a unit.

What has changed at Citizens?

Insurance Journal reported on June 23, 2026 that Citizens had 293,772 policies at the end of May 2026, down from a 2023 high of 1.4 million. It also reported that commercial residential new buildings written fell from nearly 35,000 in 2023 to 131 so far in 2026 (Insurance Journal).

How does roof age affect coverage?

Citizens' June 12, 2024 bulletin says Commercial Lines Rule 103.11 concerns a roof's remaining useful life, with a one-time exception available through an approved roof condition inspection form from a Florida-licensed roofing or general contractor, effective August 1, 2024 (Citizens bulletin). This page gives no roof dates for the buildings; the association holds them.

What are wind mitigation reports?

The association's Insurance Information page lists a Wind Mitigation Reports heading (Insurance Information). Ask for the report for the building you are considering, since it is the document an insurer typically asks about for wind coverage.

How do I confirm a school?

Use the district's school list and ask Collier County Public Schools to confirm zoning for the exact address. School assignment depends on the exact address and can change each year. Pine Ridge Middle's site carries a district notice that parental choice applications open January 6, so parents may apply for a school outside the assigned zone through the district's choice program (Pine Ridge Middle).

How are Collier schools graded?

The district earned an "A" for 2025-2026 and says it is one of only five Florida districts rated A for the last nine years, with 51 of 52 traditional public schools earning an A or B (district grades page; grades file). A school grade is a yearly state measure. Confirm zoning with the district.

What Is Planned Around Turtle Lake Golf Colony?

Turtle Lake Golf Colony's surroundings are changing in several dated ways: FDOT is converting the I-75 interchange at Pine Ridge Road to a diverging diamond, the county has a Pine Ridge Road corridor design under way, and the Forest Lakes MSTU has paving phases set for FY2026 to 2027. Each item carries its date.

Data updated: November 2026 (FDOT District One, Collier County notices, county MSTU minutes, Business Observer and NCH releases as linked, with the dates stated in each line).

I-75 at Pine Ridge Road

FDOT project 445296-1 at exit 107 converts the interchange to a diverging diamond, at about $27.5 million, with the construction phase under way since early 2025 and estimated completion in mid-2027, per FDOT District One's project page updated October 29, 2026 (swflroads.com). Check the project page for current lane and ramp closures.

What the interchange work includes

The project includes reconstructed ramps, new ramp signals, pedestrian and bicycle accommodations and resurfacing of Pine Ridge Road through the 0.5-mile project area (project page).

Pine Ridge Road Corridor Project at Livingston Road

The county's Pine Ridge Road Corridor Project covers about 1 mile of Pine Ridge Road from west of Livingston Road to east of Whippoorwill Lane, plus about three-quarters of a mile of Livingston Road. A county notice records a 60 percent design open house on June 18, 2026, with comments through July 2, 2026 (county notice).

Golden Gate Parkway Corridor Congestion Study

The study covers Golden Gate Parkway east of Airport Road to west of Santa Barbara Blvd. A county notice says a second public meeting on February 26, 2026 presented a corridor-wide preferred alternative (county notice).

Airport-Pulling Road widening

The widening of Airport-Pulling Road from Vanderbilt Beach Road to Immokalee Road, four to six lanes, is priced at $37.3 million, with construction potentially as soon as fall 2026, per an April 2025 report (Naples News Now). That is north of Vanderbilt Beach Road, not the stretch near Pine Ridge Road.

Forest Lakes MSTU paving and drainage

On April 7, 2026 the committee approved a $420,306.43 estimate for milling, paving and markings on one mile of Forest Lakes roadways and all sixteen cul-de-sacs (April 7, 2026 minutes). The May 5, 2026 minutes record that the contractor could not start before the 2026 rainy season, so the work moved to FY2026 to 2027 in three phases: Phase I Woodshire Lane, 5,273 ft plus cul-de-sacs; Phase II Forest Lakes Drive, 3,198 ft of paving and 6,397 ft of valley gutter; and Phase III Forest Lakes Blvd, 2,423 ft of paving and valley gutter repair (May 5, 2026 minutes). A stormwater mitigation study could tentatively be scheduled for 2028 to 2029 pending permits, per the February 3, 2026 minutes.

Naples Airport airline service and terminal work

The North Road Terminal's phase two interior renovation was approved 4 to 0 on December 18, 2025 at a cost not to exceed $4.41 million, funded by airport revenue, per Aviation Pros. American Airlines' first flight is set for December 2, 2026, per Business Observer on October 14, 2026.

NCH heart and stroke center and women's and pediatric pavilion

NCH's $295 million heart and stroke critical care center at the NCH Baker campus is five stories, with site work under way as of October 2025 and a milestone release on May 29, 2026 (NCH, October 2025; NCH, May 2026). A women's and pediatric care pavilion at NCH North, announced January 20, 2026 at more than $350 million and four stories above the existing emergency departments, ties its groundbreaking to raising 80 percent through philanthropy (Business Observer). Neither report gives an opening year.

How do prices compare?

Over 24 months the county shows 25 qualified sales at Turtle Lake Golf Colony, from $155,000 to $275,000 at a $200,000 median, and 12 at the Forest Lakes condominiums, from $142,000 to $318,000 at a $211,250 median. Over 60 months it shows 105 at Turtle Lake, from $139,000 to $340,000 at a $240,000 median, and 43 at the Forest Lakes condominiums, from $142,000 to $427,000 at a $260,000 median.

How do county roll years compare?

Turtle Lake Golf Colony's 13 buildings carry county roll years of 1974 to 1980. The Forest Lakes condominiums carry 1973 to 1981. Fairway Forest Garden Villas reads 1987, Emerald Greens and The Fairways at Emerald Greens 1990 to 1992, and Poinciana Apartments 1973.

How do sizes compare?

Turtle Lake Golf Colony's county heated sizes run from 638 to 1,040 sq ft, and the Forest Lakes condominiums from 675 to 950. Fairway Forest Garden Villas run 997 to 1,189, Emerald Greens and The Fairways 1,138 to 1,520 and Poinciana Apartments 594 to 778.

How does sales activity compare?

Fairway Forest Garden Villas shows none, Emerald Greens and The Fairways 10 and Poinciana Apartments 3. Sales depth differs, and a median needs at least 10 qualified sales to appear in the table.

How do three other nearby condominiums read on the same yardstick?

Over 60 months, Fairway Forest Garden Villas shows 8 qualified sales from $260,000 to $350,000, Emerald Greens and The Fairways at Emerald Greens 51 at a $325,000 median, and Poinciana Apartments 45 at a $174,900 median. We offer no judgment; they are different records with their own associations. We keep a separate page for Forest Lakes; its figures here are county figures only.

What the county numbers cannot compare

County sales cannot compare fees, rules, pets, leasing, amenities, golf terms or flood records. Those come from each association's documents, and they can outweigh a price difference. Turtle Lake Golf Colony's own rules are no pets of any kind and leases of 90 days to one year with association approval, per its sales and leasing page.

Turtle Lake Golf Colony 638, 842 and 1,040 Sq Ft Plans: Which Fits You?

Turtle Lake Golf Colony's county roll records three sizes: 638 sq ft on 143 units, 842 sq ft on 289 units and 1,040 sq ft on 10 units. The 638 and 842 sq ft plans sit in Buildings 1 to 12, and the 1,040 sq ft plan sits only in Building A, which has no elevator.

Data updated: November 2026 (Collier County Property Appraiser public data files, download dated October 27, 2026; Collier County recorded sales, county records through mid-October 2026, our analysis; the association's 2024 insurance appraisal).

The county roll records three sizes: 638, 842 and 1,040 county heated sq ft. Listings and the association describe the 638 sq ft plan as one bedroom and one bath and the 842 and 1,040 sq ft plans as two bedrooms and two baths; confirm the plan of a specific unit with the seller and the association.

Size and space

The county roll's heated sq ft are 638, 842 and 1,040. The association's home page says the units are all one- or two-bedroom (association). The county roll's bedroom and bath fields are blank for all 442 units.

Where each plan is

The 638 and 842 sq ft plans are in Buildings 1 to 12, where each building has 12 units of 638 and 24 of 842, except Building 4 with 11 and 25 on the roll. The 1,040 sq ft plan is only in Building A, at 101 Forest Lakes Blvd.

Stairs and elevators

Building A is two stories with no elevator, per the association's 2024 insurance appraisal. The 12 numbered buildings are three stories with one elevator each, a 2,200 lb, 3-stop car (appraisal). Which floor a unit is on is a question for the seller.

Bedrooms and baths

Listings and the association describe the 638 sq ft plan as one bedroom and one bath and the 842 and 1,040 sq ft plans as two bedrooms and two baths; confirm the plan of a specific unit with the seller and the association. The county's fields are blank, so bath counts by unit are not on the roll.

How the county file records Building A

Building A has 11 all-time qualified sales in the county file, from $105,000 to $292,000, at a $143,000 median. Two fall in the last 60 months, and the most recent was recorded on August 2, 2026 at $155,000 for a 1,040 sq ft unit. A thin sales record means a single sale can move any figure, so a median here would mislead.

Which fits?

Decide by plan, building and size, using the county roll's sizes and the association's description of bedrooms and baths. A 638 sq ft plan sits in a three-story building with an elevator, while the 1,040 sq ft plan sits in a two-story building without one. Confirm the exact unit's plan, floor and building with the seller and the association.

Thinking of Selling Your Condo at Turtle Lake Golf Colony? List With the #1 Team in Southwest Florida Since 2012

Turtle Lake Golf Colony sellers get the strongest result when a condo is priced by its plan, its building and Collier County's recorded sales, because county records through mid-October 2026 show 12 qualified sales in 12 months and a falling yearly median. McGreevy and Comisar price from the record, not a portal estimate.

Data updated: November 2026 (Collier County recorded sales, qualified sales only, county records through mid-October 2026, county file dated October 27, 2026; Collier County 2026 tax roll; our analysis).

If you're searching for the best Turtle Lake Golf Colony listing agent, or thinking, "I need to sell my condo at Turtle Lake Golf Colony...", you are choosing between a team that reads the market from a portal and a team that reads it from the record. We tracked every qualified recorded sale the county file holds for the 13 condominiums, 423 sales back to 2002, we read the 2026 county tax roll for all 442 units, and we checked the flood zone at all 455 county address records of the 13 buildings. Jesse McGreevy and Marc Comisar price each unit by plan, building and county heated size, and put the flood zone and the condominium law paperwork in front of a buyer before the buyer has to ask.

How do you price in a falling market?

We state the trend and then price from the windows. The county record shows prices falling: the yearly median of qualified sales was $270,000 in 2022 and $271,250 in 2023, then $227,500 in 2024, $200,000 in 2025 and $188,500 on 10 sales in 2026 through mid-October. We weigh the 12-month window, 12 sales at a $182,500 median, against the 60-month window, 105 sales at $240,000, and check the answer against Forest Lakes condominiums, Fairway Forest Garden Villas, Emerald Greens and Poinciana Apartments on the same county yardstick. We make no forecast.

Does a 638, 842 or 1,040 sq ft plan price differently?

Yes, because size is the first adjustment after the building. The county roll records 143 units of 638 county heated sq ft, 289 of 842 and 10 of 1,040, and the 1,040 sq ft plan is found only in Building A. We compare your unit with qualified sales of the same county heated size in your building and nearby buildings, and we compute no new plan statistic from a handful of deeds.

Does my building change the pricing?

It can. Buildings 1, 2, 4, 7 and 8 sit in Zone AE and Buildings 3, 5, 6, 9, 11 and 12 and Building A in shaded Zone X, while the zone line crosses Building 10 at 200 Forest Lakes Blvd. Building A is two stories with no elevator, and the numbered buildings are three stories with one elevator each. County roll years run from 1974 to 1980. Sales depth varies too: over 60 months Building 12 holds 15 qualified sales and Building A holds 2.

What will a buyer ask me for?

A buyer will ask for the resale package under section 718.503: the declaration, articles, bylaws, rules, budget and financial report and, for buildings the milestone and SIRS laws reach, the milestone inspection summary and the SIRS or a statement that none exists. Expect an estoppel certificate request under section 718.116 and association approval of the sale. Read the current statute and your contract. We gather these at listing.

What about the flood and milestone questions?

Buyers ask both. Five buildings are in Zone AE and eight in shaded Zone X on the county's republished 2024 FEMA map, panel 12021C0384J, and all 13 are in Evacuation Zone B. The twelve numbered buildings are three stories, per the association's 2024 appraisal, so the milestone inspection and SIRS laws reach them; Building A, at two stories, is below the three-story line. Status is not public, so we help you request the association's answer before you list. Whether a lender requires flood insurance on a Turtle Lake Golf Colony condo is the lender's decision, based on the zone of that building; check the address at the FEMA Map Service Center (msc.fema.gov), and ask the association what its master policy covers.

Frequently Asked Questions: Buyer Edition

Turtle Lake Golf Colony buyers ask what the 13 buildings are, what has sold, what the flood map says and which documents govern a purchase. Each answer draws on a county record, an association page, a statute or a public report, and where a fact is not published we say what to ask for.

Data updated: November 2026 (Collier County recorded sales, qualified sales only, county records through mid-October 2026, county file dated October 27, 2026; Collier County 2026 tax roll; the association's published pages; Florida Statutes; FEMA flood data as republished by Collier County; our analysis).

What is Turtle Lake Golf Colony?

Turtle Lake Golf Colony is 442 condominium units in 13 recorded condominiums, Buildings 1 to 12 with 36 units each and Building A with 10, on Forest Lakes Blvd and Turtle Lake Ct, Naples 34105, run by one association. It sits beside Quail Run Golf Club, a separate private club. Our Naples hub covers the wider market.

Where is it?

Turtle Lake Golf Colony is on Forest Lakes Blvd and Turtle Lake Ct, off Pine Ridge Road between Goodlette-Frank Road and Airport-Pulling Road, in unincorporated Collier County, not inside the City of Naples. Its mailing city is Naples and its ZIP code is 34105.

Is it part of Forest Lakes?

No.

How many units and buildings are there?

The county roll counts 442 units in 13 buildings: twelve numbered buildings of 36 units each and Building A with 10. The roll records each building as its own condominium. The association's recorded deed fractions of 108/442 and 334/442 both count 442.

Who built it?

No developer or builder is named on any public record we checked; the recorded declarations, recorded from 1973 to 1980, name the declarant, and a title search reads them.

When were the buildings built?

County roll years run from 1974 to 1980, and the declarations were recorded from October 1973 for Building 10 to March 1980 for Building A. The recording date and the county roll year measure different things; Building 10's declaration was recorded in October 1973 and its roll year is 1974, and Building 5's was recorded in January 1979 with a 1978 roll year.

How many stories are the buildings?

Per the association's April 2024 insurance appraisal, the twelve numbered buildings are three stories and Building A is two stories.

Do the buildings have elevators?

Each of the twelve three-story buildings has one elevator, listed in the 2024 appraisal at 2,200 lb with 3 stops. Building A, at two stories, has no elevator.

Is it a gated community?

The association's published pages describe no gatehouse; confirm access arrangements with the association.

Is there a pool and clubhouse?

Yes. The association's amenities page lists a clubhouse with a fully equipped kitchen, a billiards room with pool tables, a fitness room and a library, and a large saline pool with lounge chairs steps from the clubhouse. The 2024 appraisal lists one pool. Confirm current hours and guest rules with the association.

Can owners play golf at Quail Run?

The condominiums own no golf course. Quail Run Golf Club, at 1 Forest Lakes Blvd, is a separate private, member-owned club, and its own site says home ownership is not required to join (naplesquailrun.com). No source we found gives Turtle Lake owners play rights, so ask the club about membership and guest play.

How big are the units?

The county roll records three sizes: 638, 842 and 1,040 county heated sq ft. We counted 143 units of 638, 289 of 842 and 10 of 1,040. The 1,040 sq ft plan is found only in Building A.

Do the units have one or two bathrooms?

It depends on the plan, and not every unit has two.

What have units sold for in the last year?

County records through mid-October 2026 show 12 qualified sales in the last 12 months, from $155,000 to $207,000, at a $182,500 median. The newest qualified sale was recorded August 27, 2026, at $192,000 in Building 4. No MLS figures were used.

Are prices rising or falling?

The county record shows prices falling: the yearly median of qualified sales was $270,000 in 2022 and $271,250 in 2023, then $227,500 in 2024, $200,000 in 2025 and $188,500 on 10 sales in 2026 through mid-October. We make no forecast.

How many units sold in the last year?

The county marks 12 qualified sales in the last 12 months, 25 in 24 months and 105 in 60 months. The full county file holds 423 qualified sales back to 2002. A deed the county does not mark as qualified is not in these counts.

What are the condo fees?

The association does not publish an assessment schedule on its public pages. Ask for the current budget, an estoppel certificate and any special-assessment notice from the association through Sandcastle Community Management, and ask what the assessment covers before you make an offer.

Are pets allowed?

No pets of any kind; service animals as the law allows. The association's sales and leasing page says "No animals or pets of any kind shall be kept in a unit or on any condominium property" (sales and leasing page), and its 2012 rules booklet adds that service animals are allowed.

Can I rent my unit?

The association's sales and leasing page says leases may run no less than 90 days and no more than one year, and the association must approve every sale and lease; the same page also lists seasonal rentals of 3 to 5 months. Confirm current leasing terms with the association before you buy or sign a lease.

Does the association approve buyers?

Yes. The association must approve all sales in advance, according to its sales and leasing page. Lessees submit a lease application and a signed agreement to abide by the condominium documents, an interview may be required, and a processing fee accompanies each application. We print no fee amount.

Is it age restricted?

The association's published rules carry no age restriction; confirm with the association and the recorded declarations before you rely on it.

Is there a CDD?

No CDD was identified: the 2026 county levy list for this tax area shows no CDD, and none of the 442 units carries a non-ad valorem charge on the 2026 roll.

What is the MSTU on the tax bill?

The Forest Lakes Roadway and Drainage MSTU is a Collier County taxing unit that levies 2.5000 mills of the 11.8696 mills in millage area 248 for 2026. The county roll puts every one of the 442 units in the tax area that carries the 2.5000-mill Forest Lakes Roadway and Drainage MSTU levy. At that rate, the MSTU share of the median just value of $181,030 would be about $453 before exemptions or caps.

What are the property taxes?

The 2026 county roll shows median total taxes of $2,119 across the 442 units, against a median just value of $181,030, with $0 in non-ad valorem charges on every unit. A purchase changes the assessed base, so a buyer's bill can differ from the seller's.

What flood zone is it in?

By building. On Collier County's republished 2024 FEMA map, panel 12021C0384J, effective February 8, 2024, Buildings 1, 2, 4, 7 and 8 are in Zone AE and Buildings 3, 5, 6, 9, 11 and 12 and Building A are in shaded Zone X. The AE zone line crosses 200 Forest Lakes Blvd, so units there can read differently; check the exact unit at the FEMA Map Service Center.

What evacuation zone is it in?

All 13 buildings are in Hurricane Evacuation Zone B on the county's layer. Confirm your zone with Collier County Emergency Management before a storm.

Did the hurricanes damage Turtle Lake Golf Colony?

We found no storm damage report that names Turtle Lake Golf Colony, and that is not proof of what a storm did or did not do there. Ask the seller and the association for claims, repairs and assessments tied to any storm, and request the master policy certificate.

Do milestone inspections apply?

The twelve numbered buildings are three stories, per the association's 2024 appraisal, so the milestone inspection law, section 553.899, reaches them; Building A, at two stories, is below the three-story line. The inspection records are not public, so ask the association for the building's milestone summary and read section 553.899.

Does the SIRS law apply?

Yes for the twelve three-story buildings, because section 718.112 requires a structural integrity reserve study for each building of three habitable stories or higher, and reserves for its components may not be waived or reduced in budgets adopted on or after December 31, 2024. Building A is below that line. Ask for the SIRS and its funding schedule.

Which documents should I review?

Under section 718.503, the seller delivers the declaration, articles, bylaws, rules, budget and financial report and, for buildings the milestone and SIRS laws reach, the milestone inspection summary and the SIRS or a statement that none exists. Also review the estoppel certificate, any special-assessment notice and the master policy certificate.

How long do I have to cancel after receiving the documents?

Under section 718.503, a buyer may cancel within 7 days, excluding Saturdays, Sundays and legal holidays, after receiving the resale documents. Read the current statute and your contract, because your contract and the date of delivery control the clock.

How far is the beach?

Clam Pass Park is 2.2 straight-line miles and Lowdermilk Park is 3.8, measured from 100 Forest Lakes Blvd, Building 1's address; road miles are longer and vary by route and season. Confirm current beach hours and parking rates before you go.

Which schools are nearby?

Pine Ridge Middle, 1515 Pine Ridge Road, is 0.7 straight-line miles from 100 Forest Lakes Blvd, and Barron Collier High, 5600 Cougar Drive, is 1.2. School assignment depends on the exact address and can change each year. Confirm zoning for any Turtle Lake Golf Colony address with Collier County Public Schools before you rely on it.

Where is emergency care?

Call 911 in an emergency. Physicians Regional Medical Center, Pine Ridge, at 6101 Pine Ridge Rd is 3.0 straight-line miles from 100 Forest Lakes Blvd, and NCH Baker Hospital, 350 7th St N, and NCH North Hospital, 11190 Health Park Blvd, are each 4.3.

Frequently Asked Questions: Seller Edition

Turtle Lake Golf Colony sellers ask what a condo is worth, how the plan and building change the price, what a buyer will request and which statutes shape the sale. Each answer draws on a county record, an association page, a statute or our analysis, and where a figure is not published we print none.

Data updated: November 2026 (Collier County recorded sales, qualified sales only, county records through mid-October 2026, county file dated October 27, 2026; Collier County 2026 tax roll; the association's published pages; Florida Statutes; our analysis).

How do I sell my condo at Turtle Lake Golf Colony?

McGreevy and Comisar, Top 1% Real Estate Agents Nationally Since 2008, start with a pricing read on your plan and building, gather the resale documents and request an estoppel certificate, check the flood zone and the association's approval step, and then list. Call Jesse at (239) 898-6072, text or call, to start. Our guide to selling a home in Naples walks through the steps.

What have units sold for recently?

County records through mid-October 2026 show 12 qualified sales in the last 12 months, from $155,000 to $207,000, at a $182,500 median. The newest qualified sale was recorded August 27, 2026, at $192,000 in Building 4. The 2026 yearly median is $188,500 on 10 sales through mid-October.

Why use 12-month, 60-month and full-file views?

Each answers a different question. The 12-month view holds 12 qualified sales at a $182,500 median and shows today's level. The 60-month view holds 105 at $240,000 and spans the 2022 and 2023 highs. The full county file holds 423 qualified sales back to 2002 at a $142,500 median and shows the long record.

What is my condo worth?

It depends on the plan, the building, the county heated size and the condition, so we answer from the record rather than a portal estimate. Start with a free home valuation or call Jesse at (239) 898-6072. We compare the qualified recorded sales for your plan and building with the 12-month and 60-month windows.

How do you pick comparables?

We start with your own plan and building, then match county heated size and recording date, then widen to nearby buildings. We then check the answer on the county yardstick against Forest Lakes condominiums, Fairway Forest Garden Villas, Emerald Greens and Poinciana Apartments. Those are different places, so they test a price and never set it.

Does my building change the price?

It can. Flood zone follows the building: Buildings 1, 2, 4, 7 and 8 are in Zone AE, eight buildings are in shaded Zone X, and the zone line crosses 200 Forest Lakes Blvd. Building A is two stories without an elevator, the numbered buildings are three stories with one elevator each, and county roll years run from 1974 to 1980.

Does a 638, 842 or 1,040 sq ft plan matter?

Yes, size is the first adjustment after the building. The county roll records 143 units of 638 county heated sq ft, 289 of 842 and 10 of 1,040, all 10 of the largest in Building A. Building A holds 11 all-time qualified sales, from $105,000 to $292,000. We compute no new plan statistic from a few deeds.

Does the falling yearly median affect my price?

It is part of the record we price from. The county record shows prices falling: the yearly median of qualified sales was $270,000 in 2022 and $271,250 in 2023, then $227,500 in 2024, $200,000 in 2025 and $188,500 on 10 sales in 2026 through mid-October. We make no forecast, so we price against the sales that have closed.

Do unqualified deed prices change my number?

No. The county recorded twelve deed prices in the last 36 months that it did not mark as qualified sales, and we leave them out of every median because the county did not qualify them. A deed can go unqualified for many reasons, and the county's flag is the only thing we report.

Who is the best listing agent for Turtle Lake Golf Colony?

We think the answer is the team that prices from the record. Jesse McGreevy and Marc Comisar are Top 1% Real Estate Agents Nationally Since 2008, lead the #1 team in Southwest Florida since 2012, and as leaders of Domain Realty Group have closed over $2.5 billion in real estate. We tracked every qualified recorded sale the county file holds for Turtle Lake Golf Colony back to 2002. Call Jesse at (239) 898-6072.

How do I choose a listing agent?

Ask each candidate to show the sales behind the price, name the window, and say what the county does and does not record. Ask how the agent will handle your building, the flood zone, the association's approval step and the resale documents. An agent who quotes one price with no sales is guessing.

What should a listing presentation include?

It should contain the qualified recorded sales for your plan and building with the window named, a note on what the county roll cannot see, a plan for the resale documents and the estoppel certificate, and a net sheet built from your own numbers.

What documents will a buyer ask for?

The declaration for your building, the articles, bylaws, rules, budget and financial report, the estoppel certificate, the master policy certificate, the milestone inspection summary and the SIRS or a statement that none exists, and any special-assessment notice. We request them at listing so a buyer's review period starts with the paperwork in hand.

What must I give a buyer under Florida condo law?

Under section 718.503, the seller delivers the declaration, articles, bylaws, rules, budget and financial report and, for buildings the milestone and SIRS laws reach, the milestone inspection summary and the SIRS or a statement that none exists. The buyer may cancel within 7 days, excluding Saturdays, Sundays and legal holidays, after receiving them. Read the current statute and your contract.

What is an estoppel certificate?

It is the association's statement of what an owner owes, and section 718.116 covers it. The association issues it within 10 business days of a request, and the fee is capped by statute, so we print no figure. Ask early.

Who pays an unpaid assessment at closing?

Under section 718.116, a buyer is jointly liable with the seller for assessments that came due before the transfer, so an unpaid balance cannot simply be left behind. The contract and the closing statement settle who pays, so ask the title company to confirm the payoff from the estoppel certificate.

What if a special assessment is voted?

Ask the association for the notice and its terms, and disclose it to buyers. Section 718.112(2)(c)1 requires 14 days' written notice of a meeting at which a nonemergency special assessment will be considered. We state no special assessment at Turtle Lake Golf Colony, because none is published on a public page we found; call us and we will walk through the effect on your sale.

Will buyers ask about the milestone inspection?

Yes for the twelve three-story buildings. The twelve numbered buildings are three stories, per the association's 2024 appraisal, so the milestone inspection law reaches them; Building A, at two stories, is below the three-story line. The inspection records are not public, so ask the association for the building's milestone summary before you list.

Will buyers ask about the SIRS?

Yes for the twelve three-story buildings, because the structural integrity reserve study requirement in section 718.112 applies there. Ask the association whether a study exists, when it was done and what it says about reserves. We state nothing about the association's study.

Will buyers ask about flood?

Yes. Expect questions on the zone, any elevation certificate and the evacuation zone. Your building is in Zone AE or shaded Zone X on the county's republished 2024 FEMA map, and all 13 buildings are in Evacuation Zone B. Ask the association for any elevation certificate it holds, and check your address at the FEMA Map Service Center.

Will buyers ask about pets and rentals?

Yes, so know the answer from the association's pages and your documents. The association's sales and leasing page says no pets of any kind, with service animals as the law allows, and that leases may run no less than 90 days and no more than one year. Confirm current terms with the association.

Does the association approve my buyer?

Yes. The association must approve all sales in advance, according to its sales and leasing page, and may require an application and an interview. A processing fee accompanies each application, and we print no amount.

Can I sell with a tenant in place?

Lease terms and approvals sit in the condominium documents and the association's rules, and the association must approve every lease. Ask the association how a sale with a tenant in place is handled, and have the lease in hand so the buyer can review it with the resale documents.

Should I sell before or after season?

The county marks too few qualified sales in any one month to prove a season, so we print no seasonal rule. We pick a list date from the current listings, your move date and what the paperwork needs. Call Jesse at (239) 898-6072 and we will talk through the timing for your building.

How long will it take?

We print no number of days, because no MLS figures were pulled for this page. Timing depends on price, plan, building and how soon the documents and association approval are ready. Call Jesse at (239) 898-6072 and we will walk through what we see on the market today.

What does it cost to sell?

We print no cost figure on this page, because costs depend on your price, your loan payoff and your contract. Call Jesse at (239) 898-6072 and we will build a net sheet from your own numbers, including the title and closing costs.

Do I owe capital gains tax?

That depends on your purchase price, your improvements, how long you owned the unit and how you used it, so we print no figure and give no tax advice. Ask a tax professional before you list, and we will provide the closing numbers they need.

What happens to Save Our Homes when I sell?

Save Our Homes is Florida's cap on homestead assessment growth, and a sale changes the assessed base for the buyer. We print no figure and give no tax advice. Ask a tax professional how it applies to you, and use your tax bill to see what your bill looks like today.

What is the documentary stamp on a deed?

It is a Florida tax on the deed, and the contract sets who pays it. We print no figure here and give no tax advice. The title company shows the charge on the closing statement, and we include it in the net sheet we build for you.

Can I sell off market?

Yes, a private sale is possible, and it is still a Florida sale with the same duties. The association must still approve the sale, the buyer still gets the resale documents, the estoppel certificate is still issued under section 718.116 and the same flood and milestone questions arise. Call Jesse at (239) 898-6072 and we will talk it through.

What if my building is in Zone AE?

Buildings 1, 2, 4, 7 and 8 are in Zone AE on the county's republished 2024 FEMA map. Whether a lender requires flood insurance on a Turtle Lake Golf Colony condo is the lender's decision, based on the zone of that building; check the address at the FEMA Map Service Center (msc.fema.gov), and ask the association what its master policy covers.
