Prentiss Pointe is a 104-unit gated coach-home condominium in south Lee County with two construction eras, an AE flood-zone setting and a thin but readable county sales record. These eight facts are the spine of the page, and each is expanded, dated and sourced below.
Data updated: October 2026
104 units in 26 two-story buildings. The Lee County roll (October 28, 2026) shows 104 condominium units, four to a building, plus one association-owned common parcel of 26.44 acres.
Two eras. 68 units were finished from 2005 to 2007 and 36 units from 2019 to 2022 (county year built); zoning allowed 144 units, so about 40 were never built.
Three bedrooms, two baths, two sizes. Every unit is 3/2 on the roll, 52 at 1,750 and 52 at 2,213 heated square feet.
County sales, 36 months since October 2023. 12 resales, median $431,900, range $243,596 to $465,000; the $243,596 may be a non-market transfer, and the 2026 sales ran softer.
FEMA Zone AE, base flood elevation 10 feet. All 7 addresses we queried (October 28, 2026) are in a Special Flood Hazard Area; ground under the buildings is 6.4 to 8.9 feet; evacuation Zone A.
Flood insurance is almost certainly required with a mortgage. A financed unit in a Special Flood Hazard Area carries a federal purchase requirement; the association’s own policy is a member record.
Documented amenities: a clubhouse and a gate. The county map carries a 4,242 square foot clubhouse building; every other amenity needs a check with management.
Condo milestone and reserve-study statutes do not apply by their terms. Both cover buildings of three or more stories; these buildings are two, but the ordinary reserve and budget rules still apply.

Living in Prentiss Pointe means owning a three-bedroom, two-bath coach-home condominium in a gated community of 104 homes, where four homes share each two-story building, upper homes are reported to have a private elevator, and the Summerlin Road shopping corridor, the HealthPark medical campus and the Fort Myers Beach gateway all sit within a short drive.
Prentiss Pointe lies south of Summerlin Road and off Winkler Road in the Iona-McGregor area of unincorporated south Lee County, mailing city Fort Myers, ZIP 33908. The county uses 15841 Winkler Road as the project’s address base on a 2019 zoning case, while the gate and the homes use Prentiss Pointe Circle. Lee County, not the City of Fort Myers, handles its zoning and permits, and the Iona-McGregor Fire District protects it.
Every home is a three-bedroom, two-bath condominium in a two-story building of four homes: two ground-floor homes numbered 101 and 102 and two upper homes numbered 201 and 202. The county measures the ground homes at 1,750 heated square feet and the upper homes at 2,213. Builder copy describes a two-car garage, and a listing remark for an upper home describes a private elevator to the second floor (listing-reported, confirm per unit).
The county’s service layers show Lee County Utilities for water and sewer, Florida Power and Light for electric and WM for trash, with Tuesday pickup under county solid waste Area 2 (the association may contract differently, so confirm with management). Iona-McGregor Fire Station 73 is about 0.15 mile from the clubhouse area, and the nearest LeeTran stop on Route 50 is about a quarter mile away. Lakes Regional Library is 1.23 miles away, Wa-Ke Hatchee Park 1.51 miles, Lakes Park 1.67 miles and Deep Lagoon Preserve 1.96 miles, all straight-line distances from the clubhouse area on Lee County’s own layers (October 28, 2026).
Prentiss Pointe is not waterfront, not on the beach and not a golf or club community: the county layers show no navigable water frontage, and Florida’s corporate records show only the condominium association, with no club entity. It is not new construction, because the newest building was finished in 2022. It is not part of a larger master-planned community, and it is not inside the City of Fort Myers.
If you own in Prentiss Pointe and wonder what a ground-floor 1,750 square foot home or an upper-floor 2,213 square foot home would bring in Fort Myers today, ask for a free home valuation or call Jesse direct at (239) 898-6072. Prentiss Pointe is one condominium recorded under the legal description “Prentiss Pointe” in Lee County, with a Fort Myers mailing address and ZIP 33908. The county roll holds 104 unit parcels and one association-owned common parcel, all on Prentiss Pointe Circle, and no other Lee County subdivision uses the Prentiss name.
Data updated: October 2026
The condominium was created by a declaration recorded in Lee County Official Record Book 4839, Page 3604, and then built out by phase instruments recorded in 2005 and 2006. Every unit’s legal text begins “Prentiss Pointe” and names a phase, building and unit. Phase II covers Buildings 7, 8 and 12; Phase III covers Buildings 13 to 19; Phase IV covers 20 to 25; Phase V covers 26 to 31; and Phase VI covers 32 to 36 (Lee County Property Appraiser parcel layer, October 28, 2026).
Phase numbers are legal steps, not construction dates. Several buildings in the early phases, such as 12, 13 and 18, were finished in 2021 and 2022, so never read a phase number as a year built.
The roll lists 104 condominium unit parcels in 26 buildings, numbered 7, 8, 12, 13 and 15 to 36. Building numbers 1 to 6, 9 to 11 and 14 do not exist on the roll, which is how the unbuilt part of the original 144-unit plan shows up. A search of the roll on the street name returns 102 unit addresses and the common parcel at 15760 Prentiss Pointe Circle, where the clubhouse stands. Two units carry no street address on the roll, so search by legal description rather than by street if you want all 104.
Street numbers run from 15751 to 15960 Prentiss Pointe Circle, and each building has one street number shared by its four units. For example, 15801 Prentiss Pointe Circle is Building 33, finished in 2005, and 15940 Prentiss Pointe Circle is Building 15, finished in 2006.
Three things share the name. An apartment complex called Prentiss Pointe appears in search suggestions for Michigan, the town of Prentiss in Mississippi appears for the shorter name, and the Prentiss Pointe land was entitled in the 1990s as a commercial project called Winkler Falls. None of them is this community. Always confirm the street, ZIP 33908 and the condominium association’s name before you rely on a listing, a tax bill or a flood certificate.
The Lee County roll shows 104 condominium homes in Prentiss Pointe, all three bedrooms and two baths, in 26 two-story buildings of four homes each. Fifty-two homes are 1,750 heated square feet and 52 are 2,213, and 68 homes were finished in 2005 to 2007 and 36 in 2019 to 2022 by the county’s year-built field.

The county’s heated areas are lower than the 1,836 and 2,363 square feet a new-home portal quoted for the final release on a builder basis, so when you compare listings, check which measure each one uses.
The county roll shows 104 units, and the footprint layer shows 26 residential buildings of four homes each, so the two county layers agree. Florida’s condominium registry should show the same count; we did not complete that state lookup for this edition, so confirm it in the Division of Condominiums search before you rely on the number in a contract.
In the 36 months since October 2023, the Lee County Property Appraiser recorded 12 qualified resales in Prentiss Pointe at a median of $431,900, ranging from $243,596 to $465,000. That is about four sales a year across 104 homes, and the 2026 sales listed below ran softer than the 2024 sales.

Southwest Florida MLS figures for Prentiss Pointe: Information not available at time of publishing (checked 2026-11-01). The sales below are Lee County recorded, DOR-qualified sales, which include sales the MLS never sees. We re-ran the count on November 1, 2026 against the county sale file then current (newest qualified Prentiss Pointe sale in it: August 14, 2026), and the Prentiss Pointe figures are unchanged.
The window is 36 months because it is the first window that holds 10 or more sales. The newest recorded sale in the county file closed August 14, 2026. No builder-direct first sale falls in the window, so all 12 are resales. Dropping the $243,596 sale gives 11 sales and a median of $432,900. The 12-sale median is the mean of the two middle sales, $430,900 and $432,900.

The March 2, 2025 sale of $243,596 sits far below the $447,000 to $465,000 paid for upper homes in 2024 and below even the $385,000 ground-floor sale of June 2025. It is most likely a non-market transfer inside the county’s qualified code, which is why we flag it as a possible non-market sale. We cannot prove that from the roll alone, so it stays in the 12-sale median and the range, and we show the median without it as well.
Calendar year | Recorded sales in window | Median | Low | High |
|---|---|---|---|---|
2024 | 5 | $447,000 | $430,900 | $465,000 |
2025 | 3 | $385,000 | $243,596 | $455,000 |
2026, through August 14 | 4 | $345,000 | $255,000 | $448,000 |
These samples are tiny, and the mix of ground and upper homes moves each year’s median, so we do not call a trend from them. The softer 2026 sales are $255,000 on February 27, $340,000 on May 22 and $350,000 on August 14, all ground-floor homes of 1,750 square feet, set against the $448,000 upper-home sale on March 31. For comparison, the roll shows 10 sales in calendar 2023 before this window began, from $416,000 to $520,000 at a median of $475,000.
Using the county’s heated areas, the mean of the 12 per-sale prices per square foot is $198.93. Ground-floor homes (6 sales, 1,750 square feet) average $208.93 and upper homes (6 sales, 2,213 square feet) average $188.93, or $204.70 if the $243,596 sale is set aside. Each figure is a mean of per-sale ratios, not a ratio of averages. Ground homes show the higher per-foot figure partly because the lowest upper-home sale pulls that group down.
Days on market, sale-to-list ratio and a dated active-listing count come from the MLS, and Southwest Florida MLS figures were not available at time of publishing (checked 2026-11-01). We will not guess them. Ask us for a current MLS pull and we will run the active and pending homes beside the county record.

The homes in Prentiss Pointe are three-bedroom, two-bath condominiums of 1,750 or 2,213 heated square feet in two-story coach-home buildings, with two-car garages in builder copy. About two thirds were finished in 2005 to 2007 and about a third in 2019 to 2022, and the county’s 2026 just values run $259,378 to $361,357 with a $298,991 median.
Data updated: October 2026
Each building stacks two ground-floor homes under two upper homes. A ground-floor home is 1,750 heated square feet on the county roll, and an upper home is 2,213. A new-home portal’s builder-supplied copy for the final release describes “outdoor living spaces and a 2-car garage” for each home and quotes floor plans of 1,836 and 2,363 square feet on a builder basis. A listing remark for one upper home adds a private elevator to the second floor. Treat the elevator and the garage as listing-reported and confirm each in the unit.
Vintage | Years finished | Homes | Age in 2026 |

Original phases | 2005 to 2007 | 68 | 19 to 21 years |
Final phase | 2019 to 2022 | 36 | 4 to 7 years |
Buyers and insurers read these two groups differently, and so should sellers. Ask which vintage a home belongs to before you compare prices, and ask the association which systems it maintains for the building.

Prentiss Pointe was entitled for 144 coach-house condominiums in a February 2004 Lee County rezoning, built in two stretches, 68 homes from 2005 to 2007 and 36 homes from 2019 to 2022, and left 40 units short of that entitlement. County zoning cases, permit reports and the roll tell the story without relying on marketing.
Data updated: October 2026
The 26.25 acres were rezoned from agricultural to commercial planned development in the early 1990s and carried the name Winkler Falls through several county extensions. In February 2004 Lee County rezoned the land from commercial to residential planned development “to permit multi-family units (coach house condominiums) for a total of 144 units,” according to the county case record. A separate request to vacate the old commercial concept plan was withdrawn in January 2005.
The roll shows first sales of the original homes in 2005, 2006 and 2007 at roughly $250,000 to $475,000. We could not retrieve the original general contractor from a primary record, so this page does not name one. The developer was an Ohio limited liability company formed in 2003, and its Florida registration was later revoked for a missed annual report in 2012.
The roll records bulk transfers against the unbuilt parcels in 2012 and again in 2016, when 40 parcels show one shared amount of $535,000. A successor development company formed in 2012 was administratively dissolved in 2017.
A Lee County permit report dated March 2017 lists new four-unit buildings at 15930 and 15910 Prentiss Pointe Circle (Buildings 16 and 17), issued March 30, 2017 to ES Homes LLC as contractor, and the roll shows those buildings as finished in 2019. A September 27, 2019 administrative approval reduced the required separation between certain buildings so the last ones fit. A new-home portal’s builder-supplied, undated copy names Lennar as the builder of “Prentiss Pointe by Lennar,” quotes “starting in the mid $200s,” and now reads that the community is no longer available there. The roll shows five buildings finished in 2021 and two in 2022.
Lennar describes its Everything’s Included program on its own site as popular features at no extra cost, without upgrade fees, on its new homes. That is builder copy from the years of this release, circa 2019 to 2022, and says what a first buyer was offered then. It is not a feature of any resale today, so ask what is actually in a given unit.
Entitled density was 144 units and the roll shows 104, so about 40 units, 28 percent of the entitlement, were never built. Building numbers 1 to 6, 9 to 11 and 14 do not exist. We found no pending application to add them, but zoning can change, so check the county’s case search before you buy on the assumption that the site is complete.
Prentiss Pointe Condominium Association, Inc., a Florida not-for-profit corporation filed May 17, 2005, runs Prentiss Pointe and has an annual report on file dated April 21, 2026. We could not find its assessment in any public source we could read, so ask for the current budget and an estoppel certificate before you price a home.
Data updated: October 2026
The Florida Division of Corporations lists Prentiss Pointe Condominium Association, Inc. as active, with five officers and directors and annual reports on file for every year through April 2026. Its principal and mailing address, changed in June 2019, is 15751 San Carlos Boulevard, Suite 8, Fort Myers 33908, which is also the address of its registered agent, Suitor, Middleton, Cox & Associates. A condominium association is governed by Chapter 718 of the Florida Statutes and by its own Declaration, bylaws and rules.
The monthly or quarterly assessment, what it covers, any capital contribution at closing and the association’s reserve balance are not in a public source we could read. We will not repeat a number from a listing portal or a directory, because those figures go stale and are not the association’s. In a condominium the assessment usually funds the building insurance, exterior maintenance and common areas, but what it actually covers here is set by the Declaration and the budget, so request both.
The Declaration of Condominium and every amendment, recorded in Lee County Official Records beginning at Book 4839, Page 3604.
The current-year budget, the reserve schedule and the last annual financial statement.
The rules and regulations, including leasing, pets, vehicles and architectural approval.
The insurance summary: the master wind and flood policies and the deductibles.
The minutes for the last 12 months, including any talk of special assessments or major repairs.
The estoppel certificate, whose fee Florida law caps under section 718.116.
The county roll places every Prentiss Pointe unit in the Iona McGregor Fire taxing district and shows no community development district, and none appears on the state’s list of entities with this name. There is no CDD assessment to add to the association’s.
For the 2025 tax year the county’s millage book shows the taxing district that covers Prentiss Pointe at 13.4125 mills, including 2.5 mills for the Iona McGregor Fire District. A 2026 proposed-tax notice for a parcel in the same district shows 13.3738 mills proposed. Homestead exemptions, the Save Our Homes cap and the non-homestead cap change every owner’s bill, so ask for the actual tax bill of the unit you want.

Prentiss Pointe buyers should know that leasing, pet, vehicle and approval rules for the community sit in the association’s recorded Declaration and its rules, not in the county or state record we could read. We did not find a public copy, so we state no rule here and tell you which document answers each question.
Minimum lease terms, annual lease limits, waiting periods after purchase and short-term rental bans are set by the Declaration and the rules. We did not verify any Prentiss Pointe leasing rule, and online rental advertisements are not evidence of what the association allows. Read the Declaration before you buy for investment or plan to rent during the summer.
Pet limits for number, size and breed are set by the Declaration and rules. Listing sites may tag a community as pet friendly, but only the association’s documents decide. Ask for them in writing, including any rule on assistance animals, which federal fair-housing law treats separately.
Each home has a two-car garage in builder copy, but guest parking, commercial vehicles, trailers, boats and overnight street parking are rule questions. The gate is a rules and access question as well, including who programs fobs or codes for guests, contractors and renters.
Whether a buyer needs board approval, an interview or a lease approval is a Declaration question. Exterior changes in a condominium, including shutters, doors, lanai screens, flooring and EV charging, normally need association approval, so confirm the process before you plan a project.
Florida law requires a seller to deliver the association’s governing documents to a buyer under section 718.503, and a contract for a resale condominium unit carries a short buyer cancellation window after the documents are received. Read the statute and your contract, and do not sign off on the documents before you have read the Declaration.
Prentiss Pointe is not recorded or marketed as a 55+ community in any county or state record we could read. We found no age-restriction instrument, and the zoning case describes ordinary multifamily coach-house condominiums. The Declaration governs, so confirm in the documents before you rely on that, especially if age matters to you or to a buyer.
Federal law lets a community restrict residency to older persons only if it meets the Housing for Older Persons Act, which requires a stated intent, published policies and verification of age, and a real restriction would show up in the recorded documents. Marketing language and listing tags do not create one. If you see “over 55” in a Prentiss Pointe ad, ask for the recorded page.
Prentiss Pointe has two amenities we could confirm from official sources: a gate, which listing remarks describe, and a 4,242 square foot one-story clubhouse building at 15760 Prentiss Pointe Circle, built in 2005 on the association’s common land. Everything else, including any pool, fitness or court facilities, needs to be confirmed with management.
Data updated: October 2026
Lee County’s building layer lists a “Health/Clubhouse” building of 4,242 square feet, one story, built in 2005, on the association’s common-element parcel at 15760 Prentiss Pointe Circle. The parcel is 26.44 acres of association-owned land coded as recreational, which includes the grounds around the buildings, not just the clubhouse lot.
Listing remarks for homes in the community describe it as gated. The county layers do not show the gate’s operator, hours or visitor procedure, so ask management how guests, contractors and delivery drivers enter.
Online directories list a longer menu of amenities for Prentiss Pointe. We could not confirm any of them in an official source, so we do not list them here. Before you pay for a feature, confirm with management that it exists today, what it costs to maintain and who may use it. Confirm with management the same way for pool hours, fitness equipment, guest rules and clubhouse reservations.
There is no golf course and no mandatory club in Prentiss Pointe. Florida’s corporate records show only the condominium association under this name, with no social, golf or equity club entity.
Yes. All seven Prentiss Pointe addresses we queried on FEMA’s flood layer on October 28, 2026 are in Zone AE, a Special Flood Hazard Area, with a base flood elevation of 10 feet, and the county’s building layer shows the same for all 27 structures. Ground under the buildings is 6.4 to 8.9 feet.
Data updated: October 2026
Address (building) | FEMA zone | Base flood elevation | Mean ground elevation under building | Special Flood Hazard Area |
|---|---|---|---|---|
15801 Prentiss Pointe Cir (Building 33) | AE, coastal floodplain | 10 ft | 8.0 ft | Yes |
15811 Prentiss Pointe Cir (Building 32) | AE, coastal floodplain | 10 ft | 7.9 ft | Yes |

Sources: FEMA National Flood Hazard Layer, flood hazard zones, point queries run October 28, 2026; ground elevation from Lee County’s building footprint layer (county LiDAR-derived mean). The FIRM panel at the community center is 12071C0419G, effective November 17, 2022.
Zone AE is a Special Flood Hazard Area where FEMA has determined a base flood elevation, the height of the flood with a 1 percent chance of occurring in any year. For these buildings that height is 10 feet on the effective map. The county’s ground-elevation figures run from 6.4 feet under the lowest building to 8.9 feet at the clubhouse, with a median of 7.9 feet, so ground level is roughly 1.1 to 3.6 feet below the base flood elevation. That is not a flood prediction and it is not finished-floor height.
The county layers do not publish finished-floor elevations, so living-area height above the base flood elevation is not known from public data. An elevation certificate is the only way to know it for a given building. Ask the association or the seller for one. Upper-floor homes sit higher than ground-floor homes, but we do not publish a height we cannot source.
Lee County’s evacuation layer places Prentiss Pointe in Evacuation Zone A, surge zone 1, the first zone ordered out. The county’s watershed layer places it in the Hendry Creek watershed. The nearest two designated emergency public shelters are 3.45 and 3.58 miles away in a straight line, according to the county layer on October 28, 2026; shelter status changes with each storm, so check Lee County Emergency Management.
A federally backed or regulated loan on a building in a Special Flood Hazard Area carries a flood-insurance purchase requirement under 42 U.S.C. 4012a, so flood insurance is almost certainly required for a financed Prentiss Pointe unit. In a condominium the association normally carries the building policy and the owner carries contents and loss-assessment coverage, but the association’s actual policy is a member record we did not read. This is a mapped Special Flood Hazard Area, and we treat it that way.

We found no public damage record for Prentiss Pointe from Hurricane Ian, Helene or Milton, so this page makes no claim about how the condominium fared in any of them. What the sources do show is how high the water rose on the nearby Caloosahatchee River, and where the community sits relative to that.
Data updated: October 2026
Ian struck Lee County as a Category 4 hurricane with 155 mph winds. The National Hurricane Center reported surge of 10 to 15 feet above ground on Fort Myers Beach and Estero Island and 5 to 8 feet above ground up the Caloosahatchee River in Fort Myers, and the tide gauge near downtown Fort Myers measured 7.26 feet above mean higher high water, a record at that gauge. The county’s initial damage-assessment layer returned 2 point records within 500 meters of the community, with no details in its public view.
The National Hurricane Center reported 5.12 feet above mean higher high water at the Fort Myers gauge for Helene on September 26, 2024, and 5.27 feet for Milton on October 9, 2024. The reports describe 3 to 5 feet of surge from south of Englewood to Bonita Beach for Helene and 4 to 6 feet from south of Boca Grande through Bonita Beach for Milton. We found no Prentiss Pointe impact record for either storm.
All three storms pushed water up the Caloosahatchee, with Ian the largest. By county year-built, the 2005 to 2007 buildings and the 2019 buildings existed before Ian, and the exact completion dates of the 2021 and 2022 buildings relative to the storm are not public. Ask the association for its claim history, any repairs paid for by insurance and any special assessment since 2022, and read them against the flood facts above.
Insurance for a Prentiss Pointe home has three layers: the association’s master policy on the buildings, your own condo policy (an HO-6) for interior, contents and loss assessment, and flood coverage that a lender will almost certainly require because every building is in Zone AE. Ask for the association’s policy summary before you offer.
Data updated: October 2026
In a condominium the association insures the building shell, and the owner insures what is inside. The association’s wind and flood policies, deductibles and carriers are member records that we did not read, so request the summary. A high master-policy deductible can become a loss assessment to every owner after a storm.
An HO-6 policy covers interior finishes, contents, personal liability and loss assessment. Ask your agent how your policy responds when the association’s deductible is assessed to owners, and whether flood coverage for contents and loss assessment is worth adding.
Florida’s uniform mitigation verification inspection and the premium discounts for wind-resistive features are governed by section 627.711 of the Florida Statutes. For a condominium unit, the building’s features are what the form records, so ask the management company for the current form for the building you are buying.
Citizens Property Insurance Corporation is Florida’s state-created insurer of last resort, with its own eligibility rules. Sixty-eight Prentiss Pointe homes are 2005 to 2007 construction and 36 are 2019 to 2022 construction, and insurers price age, roof and wind features differently. We do not state a Florida Building Code edition for either group without a code document, so ask for the building’s permit record.
Florida’s milestone inspection and structural integrity reserve study requirements do not apply by their terms to two-story buildings such as those in Prentiss Pointe, because both statutes cover condominium buildings of three or more stories. The ordinary budget and reserve rules of Chapter 718 still apply, and nothing here says what the association’s own reserves hold.
Section 718.112(2)(g) requires a structural integrity reserve study for condominium buildings three stories or higher, and states that it does not apply to buildings of less than three stories. Section 553.899 sets milestone inspections for buildings of three or more habitable stories. Prentiss Pointe’s 26 residential buildings are two stories on the county’s building layer.
Reserve funding, budgets, official records and unit-owner access to them are covered by section 718.112 and section 718.111 regardless of height. We make no statement about what the association’s reserve study, reserve balance or financial records contain, because those are member records. Request them and read them.
Which public school serves a Prentiss Pointe address depends on the Lee County school district’s own zone and choice rules, so we do not name an assigned school here. Run the exact unit address through the district’s lookup tools, which are the only authority, and check the 2026 to 2027 student enrollment plan for choice options.
Data updated: October 2026
The School District of Lee County publishes school zones and an address lookup, and a separate address-search tool, on its website. Enter the full street address and unit, print the result, and attach it to your file. A school that serves one address today may not serve it after a zone change, so recheck before you rely on it.
Lee County’s choice layer for 2026 to 2027 places the community in proximity zone O. That zone matters for choice and transportation under the district’s student enrollment plan, and it is not the same thing as an assigned school.
We do not rank schools, quote ratings from third-party sites or name a school as “the” school for Prentiss Pointe. Private and charter schools set their own admissions. If schools drive your decision, ask us for a call with the district’s lookup open beside the listing.
From Prentiss Pointe the HealthPark Medical Center campus is about 2 miles and 5 minutes away, the Fort Myers Beach gateway about 3.5 miles and 7 minutes, Bell Tower Shops about 4.5 miles and 10 minutes, and Southwest Florida International Airport about 11.5 miles and 21 minutes in free-flow driving, before season traffic on Summerlin Road and McGregor Boulevard.
Data updated: October 2026

HealthPark Medical Center, South HealthPark Drive | 2.0 miles | 5 minutes |
Fort Myers Beach gateway at Summerlin Square | 3.5 miles | 7 minutes |

Lee Health Coconut Point, Estero | 13.3 miles | 23 minutes |
Lovers Key State Park | 13.8 miles | 32 minutes |
The origin is the clubhouse-area coordinate from the county’s building layer. Destination coordinates came from OpenStreetMap geocoding, and distance and time from the public OSRM routing service, in free-flow driving with no traffic. Treat every time as best case. The beach figure is the drive to the Fort Myers Beach gateway, not to the sand. We left out any destination whose geocode was ambiguous, including interstate interchanges, the Sanibel Causeway and Bunche Beach.
Straight-line from the clubhouse area, county layers show Iona-McGregor Fire Station 73 at 0.15 mile, a county EMS unit at 0.14 mile, Golisano Children’s Hospital at 1.01 miles and HealthPark Medical Center at 1.07 miles. LeeTran Route 50 stops at Summerlin Road and Winkler Road, about 0.25 mile away.

We found nothing planned inside Prentiss Pointe: the county roll shows 104 of the 144 units that zoning allowed, the only county action we found after the 2004 rezoning was a 2019 site-plan adjustment, and we found no application for the remaining 40 units. We did not search nearby parcels, so we say nothing about development around the community.
Data updated: October 2026
Zoning is Residential Planned Development under a 2004 rezoning case. The 2019 administrative approval reduced required separation between certain buildings. Entitled density was 144 units and 104 exist. A county case search by address shows any new application, and we recommend running it before you buy.
The community’s Winkler Road and Summerlin Road corridor has its own zoning cases, and the land that is now Prentiss Pointe was entitled for commercial use for about a decade before the residential rezoning. We did not search the county’s rezoning list beyond this community’s own parcels, so look up neighboring parcels on the county’s case search or ask us to run it.
Lee County publishes monthly permit reports for unincorporated areas. They show new buildings, mechanical and roof work and other permits by address, and they are how we found the 2017 permits for Buildings 16 and 17 and the February 2023 mechanical permits at the community. Ask the association what major projects are scheduled.
Prentiss Pointe and Creekside Preserve are both gated, two-story condominium communities in ZIP 33908, but Prentiss Pointe has 104 larger three-bedroom homes from two eras, while Creekside Preserve has 168 carriage homes built by D.R. Horton from 2014 to 2018 and, in our county data, a lower recent price level.

Horton’s launch. The county windows differ, so compare the price rows cautiously, and note that the homes differ in size.
Choose Prentiss Pointe if you want a three-bedroom, two-bath coach home of at least 1,750 square feet on either floor, you are comfortable doing the document work to learn fees and rules, and you like having both 2005 to 2007 and 2019 to 2022 buildings to choose from. It sits near HealthPark and the Summerlin Road corridor, and our county data shows higher recorded prices than Creekside Preserve, which reflects the larger homes as much as the setting.
Choose Creekside Preserve if you want a lower recorded entry price in our data, a single builder and a single vintage, and an association that publishes its assessment, budget, reserve schedule and rules on its own website. Our Creekside Preserve page has the fees, rules and flood facts in full.
Both are Zone AE and Evacuation Zone A, so both need flood-insurance planning, and both have two-story buildings, so Florida’s milestone and structural-integrity statutes do not apply to either by their terms. In both, an elevation certificate is the number that matters.
Prentiss Pointe is the smallest of the four nearby places we benchmark: 104 condominium homes, against 168 at Creekside Preserve, 796 at Marina Bay and about 1,612 at Gulf Harbour Yacht and Country Club. It also has the second-highest recorded county median of the three that publish one, and no CDD.
Data updated: October 2026
Place | What it is | Homes | County recorded sales yardstick | Governance |
|---|---|---|---|---|
Prentiss Pointe | Gated coach-home condominium, 2005 to 2022 | 104 | 12 sales, 36 months to August 2026, median $431,900 | Condominium association, no CDD found |
Creekside Preserve | Gated carriage-home condominium, 2014 to 2018 | 168 | 11 sales, 12 months to July 2026, median $280,000 | Condominium association, no CDD found |
Marina Bay | Gated GL Homes villas and homes | 796 | 43 sales, 12 months to September 25, 2026, median $490,000 | Homeowners association plus a CDD |
Gulf Harbour Yacht and Country Club | Gated marina and country-club community | about 1,612 | See its page | About 25 separate neighborhood associations |
Sources: the county sales sheets for each place (October 2026), the community pages cited below and the Lee County Property Appraiser. Windows differ by place, so read each median beside its window.
Marina Bay in ZIP 33913 is a GL Homes community of 796 villas and homes with CDD fees set by lot width, and the county median there is $490,000 on 43 recorded sales in the 12 months to September 25, 2026. Gulf Harbour Yacht and Country Club is a 547.60-acre gated community of 1,253 condominium units and 359 single-family homes with a 186-slip deeded marina, and most of its mapped parcels are in Zone AE at an 8-foot base flood elevation, against 10 feet at Prentiss Pointe.
Prentiss Pointe is a small, condominium-only community with no club, no marina and no CDD, so its cost of ownership turns on one association and one master insurance policy. That simplicity is the appeal. The thin sales record is the cost: with about four recorded resales a year, one unusual sale moves the numbers.
Buying in Prentiss Pointe gives you a large three-bedroom coach home in a small gated community near HealthPark, with a choice of two construction eras, and it costs you a Zone AE flood setting, an assessment you must research yourself and a thin sales record. Weigh both lists against your own budget and insurance quote.
Data updated: October 2026
A three-bedroom, two-bath condominium on every floor, at 1,750 or 2,213 heated square feet.
Gated, with a clubhouse building on 26.44 acres of association land.
Two vintages: 19 to 21-year-old buildings or 4 to 7-year-old buildings, to match your budget.
Builder copy describes a two-car garage; a listing remark describes a private elevator to an upper home.
No community development district, and no club membership to buy.
Location: Iona-McGregor Fire Station 73 is 0.15 mile away, HealthPark is about 5 minutes, and the Fort Myers Beach gateway about 7 minutes in free flow.
Zone AE with a 10-foot base flood elevation, ground 6.4 to 8.9 feet, and evacuation Zone A.
Flood insurance is almost certainly required for a mortgage, and the association’s policy is a member record.
We could not find the assessment, rules, reserves or leasing terms in public sources.
A thin record: 12 resales in 36 months, one possibly non-market, and softer 2026 sales.
Two vintages mean two maintenance stories, so compare buildings, not the community.
Not waterfront, not on the beach, no golf.
The site was entitled for 144 units and 40 were never built.

Data updated: October 2026 (Lee County recorded sales, DOR-qualified, through August 14, 2026, our analysis).
In the last 12 months of county data, ending August 14, 2026, we tracked 5 Prentiss Pointe resales from $255,000 to $455,000, a $350,000 median and $1,848,000 in dollar volume. Over 36 months, 12 resales totaled $4,702,396 at a $431,900 median. Days on market and sale-to-list come from the MLS, and Southwest Florida MLS figures were not available at time of publishing (checked 2026-11-01).
Buyers ask about the assessment, the leasing and pet rules, the flood zone and the insurance, in that order. A seller who has the Declaration, budget and insurance summary ready, an elevation certificate if one exists, and the estoppel request lined up shortens the deal. Florida also requires a seller flood disclosure at or before contract under section 689.302. Price ground-floor and upper homes separately and say which vintage the building belongs to.
In Lee County the seller customarily pays the documentary stamp tax on the deed at $0.70 per $100 under section 201.02, which is $3,023.30 on a $431,900 sale, and the owner’s title policy; the contract controls. The association’s estoppel certificate fee is capped by section 718.116.
Start with our free home valuation, and we will follow up with a number built on the county’s recorded sales and the MLS, adjusted for floor, year built, condition and flood setting. Our Fort Myers home valuation page explains how we price across the city.

The six questions Prentiss Pointe sellers ask us first, answered from the record.
Size and floor drive it: in the 36-month county window, ground-floor homes of 1,750 square feet sold from $255,000 to $432,900 and upper homes of 2,213 square feet from $243,596 to $465,000.
We cannot quote days on market because Southwest Florida MLS figures were not available at time of publishing (checked 2026-11-01); the county shows about four recorded resales a year, so patience and pricing both matter.
The association’s governing documents and rules, the budget and financial statement, and an estoppel certificate at closing.
Yes. Ground homes sold at a higher price per square foot, but upper homes sold for higher totals, so price them as two groups.
Yes, under section 689.302, and a Zone AE setting should be disclosed early.
In Lee County the seller customarily pays the deed’s documentary stamps and the owner’s title policy; your contract controls.

Buyers ask these questions about Prentiss Pointe most often, and each answer comes from the county, state and federal record as of October 2026. Where the record is silent, we say so and tell you which document decides.
Prentiss Pointe is a gated community of 104 three-bedroom coach-home condominiums in 26 two-story buildings on Prentiss Pointe Circle, off Winkler Road, in unincorporated south Lee County with a Fort Myers mailing address and ZIP 33908. Sixty-eight homes were finished from 2005 to 2007 and 36 from 2019 to 2022.
Prentiss Pointe is in Lee County, outside the City of Fort Myers. Its mailing city is Fort Myers and its ZIP is 33908, but Lee County handles its zoning and permits and the Iona-McGregor Fire District provides fire protection, so look to county sources rather than city ones.
The Lee County roll shows 104 condominium homes, four in each of 26 buildings, plus a common parcel owned by the association. The zoning allowed 144 units, so about 40 units were never built. Florida’s condominium registry should match the count, and you should confirm it there before relying on it.
On the county roll, 52 homes are 1,750 heated square feet and 52 are 2,213, every one with three bedrooms and two baths. Ground-floor homes are the smaller size and upper-floor homes the larger. A new-home portal quoted 1,836 and 2,363 square feet on a builder basis, so check which measure a listing uses.
A coach home is a condominium or villa-style home in a small multi-unit building, usually two stories, where ground-floor and upper-floor homes each have their own entry and often their own garage. Prentiss Pointe’s buildings hold four homes each, two on the ground floor and two above, and the county classifies them as low-rise condominiums.
Yes. Listing remarks for homes in the community describe it as gated. The county layers do not show how the gate operates, so ask management about guest, contractor and delivery access, and about how fobs or codes are issued and removed.
Yes. Lee County’s building layer shows a one-story 4,242 square foot clubhouse building, built in 2005, at 15760 Prentiss Pointe Circle on the association’s common land. What is inside it and who may use it should be confirmed with management.
We could not confirm a pool in an official source. Online directories list one, but we do not repeat unverified amenities. The county confirms the clubhouse building and listing remarks describe the gate; confirm anything else, including a pool, with management and in the association’s documents.
It depends on what you value. It is a small gated community with large three-bedroom condominiums near HealthPark and Summerlin Road, with a Zone AE flood setting that needs insurance planning. If you want a quiet 104-home community and can accept the flood and document work, it deserves a close look.
Yes. All seven addresses we checked on FEMA’s flood layer on October 28, 2026 are in Zone AE, a Special Flood Hazard Area, with a base flood elevation of 10 feet, and the county’s building layer carries the same finding for all 27 structures. The community is also in Lee County evacuation Zone A.
Zone AE is a high-risk mapped zone where FEMA has set a base flood elevation. It is not the highest-risk coastal wave zone, which is VE, but it carries a federal flood-insurance purchase requirement on financed buildings. What matters most is the building’s finished-floor height against the base flood elevation, which only an elevation certificate shows.
Almost certainly, if you finance it. A federally backed or regulated loan on a building in a Special Flood Hazard Area carries a flood-insurance purchase requirement under federal law. In a condominium the association usually carries the building policy, and your lender will want proof of it, so ask the association for its certificate.
In a condominium the association normally insures the building and the owner insures contents and loss assessment, but the actual split is set by the Declaration and the association’s policies. We did not read Prentiss Pointe’s policies, which are member records, so request the insurance summary and flood certificate.
A condominium unit owner buys an HO-6 policy, which covers interior finishes, contents, personal liability and loss assessment. An HO-3 covers a single-family house. The association’s master policy covers the building shell, so your HO-6 fills the gap between the walls and your belongings.
We could not find the assessment in any public source, and we will not quote a number from a listing portal. Ask the management company for the current budget and an estoppel certificate before you offer. Prentiss Pointe has no community development district, so the association’s assessment and your property tax are the recurring costs to confirm.
That depends on the Declaration and rules, which set minimum lease terms, limits and approvals. We did not verify any Prentiss Pointe leasing rule, and online rental ads are not evidence of what the association allows. Read the Declaration before you buy for rental use, and get the answer in writing from management.
Pet rules are set by the Declaration and the association’s rules, and we did not find a public copy. A directory tag that says pets are allowed is not the rule. Ask for the pet policy in writing, including any assistance-animal procedure, before you sign a contract.
We found no age-restriction instrument in the county or state records we could read, and the zoning case describes ordinary multifamily coach-house condominiums. The Declaration governs, so confirm in the documents. A genuine 55+ community must meet the federal Housing for Older Persons Act and would show its restriction in recorded documents.
No. The newest buildings were finished in 2022, and the county shows 68 homes finished from 2005 to 2007 and 36 from 2019 to 2022. The final phase was sold by its builder years ago, and every sale in the last 36 months on the county record was a resale, with no builder-direct sale.
The final phase of 36 homes is listed on a new-home portal as built by Lennar, in builder-supplied copy, and a county permit report names ES Homes LLC as contractor for two of the 2019 buildings. We could not find the original 2005 to 2007 contractor in a primary record, so we do not name one.
In the 36 months since October 2023, the county recorded 12 resales at a median of $431,900, from $243,596 to $465,000. The most recent, on August 14, 2026, was a ground-floor home at $350,000. The $243,596 sale may be a non-market transfer, and 2026 sales ran softer than 2024.
Assignment depends on the exact address and the district’s current zones, so we do not name a school. Use the School District of Lee County’s address lookup for the unit you want, and check the 2026 to 2027 student enrollment plan; the community falls in choice proximity zone O.
In free-flow driving, the Fort Myers Beach gateway at Summerlin Square is about 3.5 miles and 7 minutes away, and Southwest Florida International Airport is about 11.5 miles and 21 minutes. Season traffic on Summerlin Road and McGregor Boulevard adds time, and the beach figure is to the gateway, not the sand.
After the 2021 Surfside collapse, Florida added milestone inspections and structural integrity reserve studies for condominium buildings of three or more stories, and tightened reserve, records and budget rules. Prentiss Pointe’s buildings are two stories, so the two inspection mandates do not apply by their terms, while the ordinary reserve and records rules still do.
Prentiss Pointe sellers ask these questions most often. The answers use the Lee County recorded sales, the state and federal rules, and the association papers a buyer will ask for. For a number on your own home, call Jesse at (239) 898-6072.
It depends on the floor, the vintage and the condition. In the 36 months since October 2023, ground-floor homes of 1,750 square feet sold from $255,000 to $432,900 and upper homes of 2,213 square feet from $243,596 to $465,000. A free valuation adjusts those comparables to your unit.
The county recorded 12 resales from January 2024 to August 2026. The newest were $448,000 on March 31, 2026 for an upper home, $340,000 on May 22, 2026 and $350,000 on August 14, 2026 for ground-floor homes. Every sale is listed by date in the market section above.
Using the county’s heated areas, the mean of the 12 per-sale prices per square foot is $198.93 over 36 months. Ground-floor homes average $208.93 and upper homes $188.93, or $204.70 without the $243,596 sale. These are county recorded sales, not MLS figures, and each is a mean of per-sale ratios.
About four. The county recorded 5 resales in 2024, 3 in 2025 and 4 in 2026 through August 14, among 104 homes. With so few sales, one unusual sale moves the median, and a seller should price against the full 36-month record rather than the latest sale alone.
We cannot say from the record. The March 2, 2025 sale of an upper home is far below the $447,000 to $465,000 paid for similar homes in 2024, so it is most likely a non-market transfer inside the county’s qualified code. We flag it and show the median with and without it.
Yes. Upper homes are 2,213 square feet and sold for higher totals, with a $449,000 median, while ground-floor homes of 1,750 square feet had a $367,500 median. Ground homes had the higher price per square foot. Price the two groups separately and compare each home with its own floor.
Not clearly. In the 36-month record, 6 sales in 2019 to 2021 buildings had a $408,950 median and 6 sales in 2005 to 2007 buildings had a $439,450 median, and the floor mix differs. Floor, condition, the building’s flood and insurance facts and the unit’s finish matter as much as age.
We cannot quote days on market, because Southwest Florida MLS figures were not available at time of publishing (checked 2026-11-01). With about four recorded resales a year, homes can sit, and pricing against the county record matters. Ask us for a current MLS pull of active and pending Prentiss Pointe homes before you set a price.
The 12 Prentiss Pointe sales closed in nine different months, January through June, August, October and November, so the record shows no single best month. Seasonal buyers matter in Southwest Florida, but prepare the document package and flood facts first, and list when your home is ready.
Timing around hurricane season can matter to insurance, inspections and buyer confidence, but the record does not prove a best month for Prentiss Pointe. What helps in any season is a clear flood story: the Zone AE facts, an elevation certificate if you have one, and the association’s insurance and claim history.
Typical seller costs include real estate commission, documentary stamps on the deed, the owner’s title policy, the association’s estoppel certificate fee, any payoff and prorated assessments and taxes. Your contract controls the split. Ask Jesse for a net sheet for your Prentiss Pointe home before you list.
In Lee County the seller customarily pays for the owner’s title policy, while in Collier County the buyer customarily does. The contract controls in both counties. Prentiss Pointe is in Lee County, so plan on the title policy as a seller cost unless your contract says otherwise.
Florida’s documentary stamp tax on a deed is $0.70 per $100 of consideration under section 201.02, which the seller customarily pays in Lee County. On a $431,900 sale, the median of the 36-month county record, that is $3,023.30. Your contract controls who pays.
An estoppel certificate is the association’s written statement of what you owe and whether anything is pending, delivered for a closing. Florida law caps the fee an association may charge under section 718.116, and the cap depends on delivery time and delinquency. Ask management for the current fee schedule and request the certificate early.
Whether the association approves buyers is a Declaration question, and we did not find a public copy. Some condominiums require board approval of a buyer and many do not. Read the approval clause before you list, and ask management in writing how long any approval takes.
Under section 718.503 a resale seller must deliver the association’s governing documents, the rules, the most recent financial information and other required items, and the contract carries a buyer cancellation window after receipt. Order them from management as soon as you list so that the buyer’s clock starts early.
Yes, flood facts must be disclosed. Section 689.302 requires a seller flood disclosure at or before contract for residential sales, and every Prentiss Pointe building we checked is in Zone AE. Put the zone, the base flood elevation of 10 feet and any flood claim history in front of buyers early.
It affects the buyer’s insurance quote and loan, because a financed unit almost certainly needs flood insurance. Buyers will ask for the elevation certificate, the association’s flood certificate and the master policy. A seller who has those ready answers the question that most often slows a Zone AE deal.
If the buyer finances the purchase, almost certainly, because federal rules require flood insurance on a financed building in a Special Flood Hazard Area. A cash buyer is not required to buy it, but a prudent cash buyer will ask about coverage, so be ready with the association’s policy summary.
A special assessment must be disclosed and is usually prorated or credited in the contract. We found no public record of a Prentiss Pointe special assessment, and association minutes are a member record. Ask management in writing whether any assessment is pending or planned, and give buyers the answer before they ask.
They can. Leasing limits and approvals in the Declaration shape the investor buyer pool, and a buyer who wants to rent will ask. We did not verify any Prentiss Pointe leasing rule, so read the Declaration and state the rule accurately in your listing so that buyers do not discover it late.
Only if the Declaration contains an age restriction, and we found none in the records we could read. If a buyer or an ad asks whether Prentiss Pointe is 55+, answer from the recorded Declaration, not from memory, and correct any listing that says otherwise.
Yes, an owner may sell without a license, but you take on pricing, the condominium document package, the flood disclosure, the estoppel and the contract yourself. In a community with about four resales a year and a Zone AE setting, a mispriced listing or a missed document costs time and money.
It is worth it when the home needs pricing against thin comparables, a clean document package and a flood story. Jesse and Marc price Prentiss Pointe homes from the county’s recorded sales, adjust for floor and vintage, and put the flood and association facts in front of buyers before offers arrive.
An appraiser compares recent sales of similar units and adjusts for size, floor, condition, age and features. With about four resales a year, appraisers may widen their search to nearby condominiums, so a seller gains from a pricing file that explains why Prentiss Pointe comparables are the right ones.
Cash buyers are part of the Fort Myers condo market, and a cash buyer avoids lender appraisal and flood-insurance requirements. We cannot quantify the cash share here, because the county record does not show financing. A clean document package helps a cash buyer move quickly.
The 2025 millage for the district that covers Prentiss Pointe is 13.4125 mills, and a 2026 proposed notice shows 13.3738. The tax bill depends on the unit’s assessed value and exemptions, and the county’s just values run $259,378 to $361,357, so check the actual bill for the unit you are selling.
The buyer’s assessment resets to market value from the next January 1, and your Save Our Homes benefit may be portable to a new Florida homestead. Taxes are prorated at closing under the contract. Ask a tax professional how your exemption and portability apply, because they depend on your situation.
You do not need one to sell, but a buyer’s insurance agent often asks for it, and it is the only document that shows finished-floor height against the 10-foot base flood elevation. Ask the association whether it holds certificates for your building, and order one if it does not.
Fix what a buyer’s inspector will find: air-conditioning service, leaks, window and door seals, and anything the association requires you to maintain. The Declaration says which exterior and interior items the association maintains and which are yours. Ask management which items are yours before you spend money.
Compare each home with the sales in its own floor group first, then adjust for building age, condition and the building’s insurance profile. The 36-month record has too few sales to set a separate price for each vintage, so a seller should expect buyers to ask about age and age-related costs.
We start with the county’s recorded sales for the community, split by floor and checked for non-market transfers, then add MLS active and pending homes and, where useful, comparable coach-home condominiums nearby. We tell you which comparables carry the weight and why, so the price is defensible.
Possibly, depending on your gain and how long you lived in the home. Federal law lets many sellers of a primary residence exclude part of the gain if they meet the ownership and use tests, as IRS Publication 523 explains. Ask a tax advisor about your own numbers before you list.
Request a free home valuation or call Jesse direct at (239) 898-6072. We will send a pricing file built on the county’s recorded sales, tell you which documents to order from management, and walk through the flood disclosure and listing timeline before you commit.
