McGreevy and Comisar are the best realtor for Mariners Cove because value here turns on what most agents never separate: the age and size of the manufactured home, whether it is a new unit or a 1960s original, which street and flood zone it sits in, and what the association's fees and rules say about boats, pets and age.

Recent Mariners Cove track record (Southwest Florida MLS, 24 months to September 29, 2026, the first window with 10 or more closings): 13 homes sold · $1,667,269 in Mariners Cove dollar volume · 124 median days on market · 90.1 percent average sale-to-list ratio · highest-priced sold: $277,000.
The dollar volume is the sum of the 13 closings (our arithmetic). Every figure is a community total across all brokerages. The county records more sales than the MLS here: 17 qualified sales in the 24 months to October 11, 2026. In the last 24 months we tracked 13 Mariners Cove MLS closings, and as the leaders of Domain Realty Group our team has closed over $2.5 billion in real estate.

Living in Mariners Cove means a small manufactured home on a small owned lot a short walk from a marina on the Estero River, with a clubhouse and pool, neighbors who fish and boat, and the Coconut Point area and US 41 about ten minutes away. The homes are modest and the lots tight; the water is the draw.
Mariners Cove lies west of US 41 on the north bank of the Estero River off Broadway Avenue West, in the Village of Estero, ZIP 33928. Every one of its 231 parcels carries the Village of Estero and Estero Fire tax district on the 2026 Lee County roll. Its streets are Garden Drive (57 parcels), Port Drive (51), Anchor Drive (45), River Drive (39) and Basin Drive (38). A park directory lists the community at 20700 Basin Drive.
Mariners Cove homes are manufactured homes of 296 to 2,638 square feet, median 652, built from 1950 to 2024 with a median year of 1973. Most are one- or two-bedroom homes; 52 have been placed since 2000, and a 2025 home was listed new in 2026.
Two current Southwest Florida MLS listings (read October 17, 2026) describe a clubhouse, pool, community room, library, common laundry, shuffleboard and pickleball, and on the water a marina, community boat dock, boat lift, boat ramp, slips, a fishing pier and a fish-cleaning station. The roll carries two recreational-area parcels inside the community. The Estero River leads to the Estero Bay Aquatic Preserve.
It is not a rented-lot mobile home park, not gated, and not Riverwoods Plantation, the larger 55-and-older condominium of manufactured homes and park models farther east on Broadway Avenue West, or Cypress Bend RV Resort, the RV resort condominium to the northeast. For two other Estero neighborhoods we cover in the same depth, see Estates at Estero River, also on the river, and Coconut Shores.
Mariners Cove sits inside the Village of Estero, and its marina, boat ramp and owned lots make it unlike any other manufactured-home community in Estero. Selling your Mariners Cove home? This Mariners Cove is the manufactured-home community in the Village of Estero whose county legal description reads "MARINERS COVE UNREC," an unrecorded subdivision described in Official Records Book 2787, Page 2776. Lee County also holds a Mariners Cove condominium in North Fort Myers and a Mariners Cove Village in Fort Myers, and there is a Mariners Cove in Naples.
On the Lee County Property Appraiser roll, the Estero community's 231 parcels all read "MARINERS COVE UNREC" or "MARINERS COVE U/R" with the Village of Estero tax district. The 20 condominium units described as "MARINERS COVE CONDO" carry North Fort Myers addresses, and the 48 homes of "MARINERS COVE VILLAGE" carry Fort Myers 33919 addresses. Check the folio's legal description before you trust any listing's community name.
Search engines and listing portals mix the names. This page covers the Estero park only. If a search result or listing names Mariners Cove in Naples, North Fort Myers or Fort Myers, it is a different place on a different county record.
Mariners Cove has 231 parcels on the 2026 Lee County roll: 207 manufactured-home lots (use code 02), 21 vacant residential lots (00) and 3 common, recreation or water parcels (09). The parcels cover about 20.3 acres, and the median lot is 0.063 acre, about 2,700 square feet.
We matched every parcel whose legal description begins "MARINERS COVE UNREC" or "MARINERS COVE U/R" on the county roll file of October 11, 2026. The roll's land-use labels show 205 "Mobile Home Subdivision" parcels, 21 vacant residential, 2 recreational areas and 3 parcels coded as mobile-home condominium. The recon's 206 manufactured-home count matches within one parcel.
Twenty-one vacant residential lots are on the roll. A vacant lot here is usually a site cleared for a replacement home; placing a new home needs a Village permit and must meet the flood rules in section twelve.
The roll shows 159 parcels zoned MH, 30 zoned MH-2 and 41 zoned AG (one blank). The Village Land Development Code sets what each district allows.
The Mariners Cove market closed 13 MLS sales in the 24 months to September 29, 2026 at a $100,000 median, from $45,000 to $277,000. Buyers paid 90.1 percent of final list price on average and the median home took 124 days to sell, which makes Mariners Cove a patient market where price follows the age and size of the home.
Data updated: October 2026 (Southwest Florida MLS, saved pull of September 29, 2026, our analysis; Lee County Property Appraiser roll of October 11, 2026, recorded sales, our analysis).
The 24-month window is the first with 10 or more closings, so it leads. In those 24 months 13 Mariners Cove homes closed for $1,667,269 in total, at a $100,000 median (the seventh of 13 sales), an average of $169 per square foot of MLS living area (mean of per-sale ratios), a 90.1 percent average sale-to-list ratio and 124 median days on market.

Four homes closed in the 12 months to September 29, 2026, from $68,000 to $130,000. With four sales the median is the mean of the middle pair, $90,000 and $128,000, which gives $109,000.
The Lee County roll records 51 qualified sales in Mariners Cove in the 60 months to October 11, 2026, at a $99,000 median, $25,000 to $277,000, and 17 in the last 24 months at a $100,000 median. The county count runs ahead of the MLS (40 closings in 60 months), so some Mariners Cove homes change hands without being marketed on the MLS.
At the September 29, 2026 pull five Mariners Cove homes were active, listed from $159,000 to $228,500, with 784 to 1,109 square feet. All five were two-bedroom homes.
Every sale above $200,000 in the last 24 months was a home of 877 square feet or more, and the two highest were three-bedroom homes of 1,176 and 1,416 square feet. The small original units of 296 to 579 square feet sold from $45,000 to $99,000.

Mariners Cove homes are manufactured homes on small owned lots, from 1950s originals of under 400 square feet to homes placed since 2020, with a median of 652 square feet and one or two bedrooms. The roll shows no garages and one pool; listings mention sheds and enclosed porches.

1960s | 51 |
1970s | 81 |
1980s | 16 |

The roll records 81 one-bedroom and 121 two-bedroom homes, 4 three-bedroom and 2 with no bedroom count. Heated area runs 296 to 2,638 square feet, median 652.
The 2026 just (market) value of the 228 valued Mariners Cove parcels runs from $50,703 to $237,533, median $99,268, for land and home together. Sixty-five of the 231 parcels carry a homestead exemption, so many owners are seasonal.
Yes. Mariners Cove is a subdivision of owned lots, not a rented-lot park. Each home sits on its own Lee County folio coded 02, with the land-use label "Mobile Home Subdivision," and the roll values the land and the home together. That is why Florida's mobile home park lot-rental law does not govern an owned Mariners Cove lot.
Florida's Chapter 723 governs mobile home parks of 10 or more lots offered for rent (section 723.002). An owner of a Mariners Cove lot pays property tax and association dues, not lot rent. Confirm on the title commitment that the lot is conveyed with the home.
A manufactured home can be titled as a vehicle or declared real property with the land. Florida's definitions are in section 320.01; the title company confirms the status of each home before closing.

Mariners Cove is run by a homeowners' association, and two current listings report its fee at $150 to $151 a month, about $1,800 a year. The only Lee County match on the state corporation record is Mariner's Cove Homeowners Association of Lee County, Inc., filed in 1996 and managed from Fort Myers.
The Florida Division of Corporations lists Mariner's Cove Homeowners Association of Lee County, Inc. (document N96000003966), active, filed July 29, 1996, with annual reports every year through April 7, 2026, care of a Fort Myers property manager. A second Mariner's Cove homeowners' association on the record is managed from Coral Springs on the east coast, and a 2025 Mariners Cove Community Association lists a Miami address; neither is tied to Estero on the records we read. We have not seen a recorded document naming the Estero community's association, so confirm it on the estoppel certificate.
Listings for Garden Drive homes report an association fee of $150 a month ($1,800 a year) and $151 ($1,812 a year), read October 17, 2026. What the fee covers was not published; the association's budget states it, and the estoppel certificate states the amount due at closing.
Florida's homeowners' association law is Chapter 720; official records and budgets are in section 720.303, and a seller in a mandatory association gives the buyer the disclosure summary in section 720.401 before the contract.

Public sources disagree on whether Mariners Cove is 55 and older. A current MLS listing on Garden Drive calls it "this 55+ community," while the park directory MHVillage labels it an all-ages community. We have not read a recorded age restriction, so we state no age rule for Mariners Cove as fact.
A Florida community may limit occupancy to 55 and older only if it meets the housing-for-older-persons exemption in section 760.29 and the federal rules in 24 CFR 100.305: at least 80 percent of occupied homes with a resident 55 or older, published policies showing intent, and age verification.
Ask the association for its age policy, its verification procedure and any approval process for new owners, and read the recorded declaration. A seller should answer the question with the documents, not with a listing remark.
We describe Mariners Cove's rules, not who should live there. Every buyer is welcome to tour and buy where the law allows.
Mariners Cove buyers should expect association rules on pets, recreational vehicles, commercial use and new homes. Both current listings report pets not allowed, and both list "Deeded" and "No RV" restrictions, one adding "No Commercial." The recorded documents and rules govern, and they come in the disclosure package.
Both Garden Drive listings read October 17, 2026 show "Pets: No." Treat that as a listing field to confirm in the rules before you buy if a pet is part of your plans.
"No RV" appears in both listings' restriction fields; boat trailers and boat storage rules are the association's to state.
Placing a new manufactured home needs a Village of Estero permit and installation to Florida's standards in Chapter 15C-1, Florida Administrative Code, and in Zone AE it must meet the flood elevation rules. Ask the association whether it approves home size and style first.
Yes. Mariners Cove sits on the Estero River, which runs to Estero Bay and the Gulf of Mexico, and listings describe a community marina, boat dock, lift, ramp and slips. A 2026 listing advertises "direct access to the Estero River and the Gulf of Mexico." Tide, depth and bridge clearance decide which boats make the run.
Slip assignment, waiting lists and any slip fee are association matters that were not published. Ask before you buy if a slip is the reason you are buying.
Listings describe a fishing pier and a fish-cleaning station. The river and bay are part of the Estero Bay Aquatic Preserve, and nearby Koreshan State Park and Estero Bay Preserve State Park protect the shoreline; the Great Calusa Blueway paddling trail runs through the bay.

Mariners Cove is mixed on the FEMA flood map. The centre on Port Drive and the south end along the river on Garden Drive are Zone AE, and the north end of Port Drive is shaded Zone X. All three points sit on FIRM panel 12071C0579G, effective November 17, 2022, as revised along the Estero River by a FEMA Letter of Map Revision effective February 5, 2026; the regulatory floodway follows the river channel about 100 feet from the Garden Drive point, so the back edge of a riverfront lot can touch it.
Data updated: October 2026 (FEMA National Flood Hazard Layer, read October 17, 2026).
Address point | Zone | Detail |
|---|---|---|
Port Drive, centre | AE | Special flood hazard area |
Garden Drive, south, at the river | AE | Special flood hazard area, outside the floodway |
Port Drive, north | X (shaded) | 0.2 percent annual chance flood hazard |
We read each point on FEMA's National Flood Hazard Layer (Garden Drive query; map revisions on this reach). The Lee County Property Appraiser flood layer predates FEMA's Letter of Map Revision 25-04-3811P, effective February 5, 2026, and still shows the Garden Drive point in the floodway, so the county viewer can give a different answer; FEMA's layer governs. Never call Mariners Cove one zone: check the exact lot.
A federally backed mortgage on a Zone AE home requires flood insurance, and a floodway limits building. A manufactured home in a special flood hazard area must be elevated and anchored to the floodplain standard in 44 CFR 60.3. The Village of Estero's Community Rating System Class 6 gives a 20 percent NFIP discount (Village CRS page).

Mariners Cove is in Lee County evacuation Zone A, the first zone ordered out for storm surge, at all three points we tested, and the Village of Estero named it among the West Broadway communities hit hardest by Hurricane Ian in 2022.
The Village's November 4, 2022 recovery article lists Mariners Cove among the communities west of US 41 "hit the hardest, in particular those living along West Broadway," with about 1,000 Estero homes drastically affected (Village of Estero). The National Hurricane Center's Ian report documents the storm.
Look up any address on the state's Know Your Zone page; Lee County's All Hazards Guide covers shelters and when residents of manufactured homes should leave.
Under the Village's substantial damage rule, a home damaged to half its value must be rebuilt or replaced to current flood standards (Village of Estero). For an older manufactured home this usually means replacement.
Insuring a Mariners Cove home means a manufactured-home policy for wind and contents, priced on the home's age, wind-zone rating and tie-downs, plus a flood policy in Zone AE. Carriers commonly ask whether a home was built to HUD's post-1994 wind-zone standards, which favours newer units.
The HUD data plate and certification label show the wind zone the home was built for; carriers ask for it first. HUD's manufactured home resources explain the standard, and Florida's Department of Highway Safety and Motor Vehicles covers installation and safety.
FEMA's manufactured homes and NFIP coverage fact sheet explains how a manufactured home is covered and what elevation and anchoring mean for the premium.
Citizens Property Insurance is the state's insurer of last resort; its rate updates apply from July 2026.
Mariners Cove addresses fall in Lee County's elementary Proximity Zone Q, middle Proximity Zone MM and high school South Zone sub-zone 2 for 2026 to 2027. Lee County does not assign one neighborhood school: families rank the schools in their zone and a lottery with preferences fills the seats.
Data updated: October 2026 (School District of Lee County 2026-2027 enrollment zones; Florida Department of Education 2025-26 school grades).
Level | Zone | Schools in the zone (2025-26 state grade) |
|---|---|---|
Elementary | Q | Three Oaks (A), Pinewoods (A), San Carlos Park (A), Spring Creek (B), Bonita Springs (C) |
Middle | MM | Cypress Lake Middle (A), Lexington Middle (B) |
High | South 2 | Fort Myers High (A), Cypress Lake High (A), Estero High (B), Bonita Springs High (B), South Fort Myers High (C), Dunbar High (C) |
Zones are from the district's 2026-2027 enrollment zone service and Plan for Student Enrollment; grades are from the Florida Department of Education workbook. Estero High School is 3.4 miles by road. A zone is not a guarantee of placement.
Mariners Cove is about 10 minutes from the Lee Health Coconut Point emergency department, 9 minutes from Estero High School and 17 minutes from Gulf Coast Medical Center in Fort Myers by free-flow routing, with US 41 a short drive east on Broadway Avenue West.
From Mariners Cove to | Road miles | Minutes (no traffic) |
|---|---|---|
Lee Health Coconut Point Emergency Department | 4.5 | 10 |
Gulf Coast Medical Center, Fort Myers | 8.9 | 17 |
Estero High School | 3.4 | 9 |
Spring Creek Elementary | 6.3 | 13 |
Times are from the OSRM public router from the centre of the community (Port Drive); traffic on US 41 in season adds time. Lee Health Coconut Point is a freestanding emergency department, and the Village keeps a list of medical facilities. Lee Health says it leaves UnitedHealthcare networks, including Medicare Advantage, on January 1, 2027 (Lee Health notice).
The project that will touch Mariners Cove first is the Broadway Avenue West Safety and Drainage Project on its access road. Mariners Cove is not one of the five neighborhoods named in the Village's FEMA-funded sewer and water retrofit along western Broadway Avenue West, and no rezoning on its parcels appeared in the planning items we read.
The road project covers Broadway Avenue West from Armada Court to US 41, awarded $15,315,470 by Lee County on September 3, 2024, with design through October 2026 (project site; Village meeting page).
A Garden Drive listing reports central water. The sewer retrofit approved June 17, 2026 names Quarterdeck Cove, Estero River Heights, Cranbrook Harbor, Broadway Mobile Home Village and Holiday Drive (Village Council summary); Mariners Cove's sewer service was not stated on the pages we read, so ask the association.
Mariners Cove and Broadway Mobile Home Village are both owned-lot manufactured-home neighborhoods off Broadway Avenue West, but Mariners Cove trades small lots for a marina, clubhouse and pool under a monthly fee, while Broadway Mobile Home Village offers quarter-acre lots, no HOA and room for a boat or camper.
Yardstick | Mariners Cove | Broadway Mobile Home Village |
|---|---|---|
Parcels on the 2026 roll | 231 | 110 |
Median lot | 0.063 acre | 0.279 acre |
Median home size | 652 sq ft | 828 sq ft |
Median year placed | 1973 | 1975 |
Association | HOA, about $150 a month (listing-reported) | No HOA (listing-reported) |
Amenities | Marina, docks, ramp, clubhouse, pool (listing-reported) | None in common |
MLS closings, 60 months to Sept 29, 2026 | 40 | 9 |
MLS median, 60 months | $95,500 | $160,000 |
Water and sewer | Central water (listing-reported) | Well and septic; named in the sewer retrofit |
Flood zone at tested points | AE and shaded X | Shaded X |
Choose Mariners Cove if a boat slip, the river and a clubhouse matter more than lot size, and you are comfortable with association rules.
Choose Broadway Mobile Home Village if you want land, no association and space to park a boat or camper, and the funded sewer and water retrofit is a plus.

Mariners Cove suits a buyer who wants the Estero River and a marina at a manufactured-home price and is ready for flood insurance, association rules and an older home. This is the honest list we give buyers before they write an offer.
Selling a Mariners Cove home well means pricing it on the home's age, size and condition and its street and flood zone, answering a buyer's fee, age, pet and insurance questions with the association's own papers, and reaching the boaters who want this river. McGreevy and Comisar build every Mariners Cove listing around those steps.
If you're searching for a Mariners Cove listing agent, or thinking, "I need someone to sell my Mariners Cove home...", you are choosing between a team that reads the market from a portal and a team that reads it from the record. Jesse McGreevy and Marc Comisar price Mariners Cove homes against both the MLS and the county's recorded sales, split by size and year placed, and put the estoppel, the HUD label and the flood map in front of a buyer before the buyer has to ask.
Data updated: October 2026 (Southwest Florida MLS, 24 months to September 29, 2026, our analysis; Lee County Property Appraiser roll of October 11, 2026).
In the 24 months to September 29, 2026, 13 Mariners Cove homes closed on the MLS for $1,667,269, at a $100,000 median, a 90.1 percent average sale-to-list ratio and 124 median days on market. The county recorded 17 qualified sales in roughly the same window. In the last 12 months we tracked 4 MLS closings from $68,000 to $130,000.
Buyers ask four things before they write: the monthly fee and what it covers, whether the community is age restricted, whether pets are allowed, and what the home's HUD label and flood zone mean for insurance. A seller who has the estoppel certificate request ready, the HUD data plate photographed and any elevation certificate in hand shortens the deal. Florida also requires three flood disclosures at or before contract (section 689.302).
In Lee County the seller customarily pays the documentary stamp tax on the deed at $0.70 per $100 (section 201.02) and the owner's title policy; the contract controls. The association's estoppel certificate fee is capped by statute; the Florida DBPR estoppel fee schedule lists the current caps.
Start with our free home valuation, and we will follow up with a number built on the MLS and the county's recorded sales, adjusted for size, year placed, condition, street and flood zone. Our Estero home valuation page explains how we price across the village.

Mariners Cove buyers ask whether they own the land, what the fee is, whether the community is 55 and older, whether pets are allowed, how the marina works, what the flood zone and insurance mean and what homes cost. Each answer below draws on a county record, a statute, a listing field or our own analysis, and where a fact is not published we say so.
Data updated: October 2026 (Southwest Florida MLS saved pull of September 29, 2026; Lee County Property Appraiser roll of October 11, 2026; flood, school and Village pages and listings read October 17, 2026).
Mariners Cove is in the Village of Estero, ZIP 33928, west of US 41 on the north bank of the Estero River off Broadway Avenue West. Its streets are Garden, Port, Anchor, River and Basin Drive.
No. The Estero community's county legal reads "MARINERS COVE UNREC" with the Village of Estero tax district; the Naples, North Fort Myers and Fort Myers names are different places.
Yes. Each home sits on its own county folio coded 02 ("Mobile Home Subdivision"); there is no lot rent.
The 2026 roll lists 231 parcels: 207 manufactured-home lots, 21 vacant lots and 3 common or recreation parcels.
Two current listings report $150 to $151 a month, about $1,800 a year. The estoppel certificate gives the binding figure.
It was not published on the records we read; the association's budget states it.
Public sources disagree: one listing says 55+, a park directory says all ages. The recorded documents and the association's age policy decide.
Both current listings report pets not allowed. Confirm in the association's rules before you buy.
Yes, by the Estero River to Estero Bay. Listings describe a marina, boat dock, lift, ramp and slips.
Listings describe community slips and a ramp; slip assignment and any fee are association matters.
Listings describe a clubhouse, pool, community room, library, shuffleboard and pickleball.
No; listings describe it as non-gated.
In the 24 months to September 29, 2026, 13 homes closed on the MLS at a $100,000 median, from $45,000 to $277,000.
The roll shows homes placed from 1950 to 2024, median 1973; 52 were placed since 2000.
Yes, with a Village of Estero permit, installation to Florida's Chapter 15C-1 standard, flood elevation in Zone AE, and any association approval.
Mixed: Zone AE at the centre and along the river and shaded Zone X at the north end, on FIRM panel 12071C0579G as revised in February 2026; the floodway stays in the river channel.
A federally backed loan on a Zone AE home requires it, and we recommend it on every Mariners Cove home.
Lee County evacuation Zone A at all three points we tested.
The Village of Estero named Mariners Cove among the West Broadway communities hit hardest by Ian in 2022.
With a manufactured-home policy for wind and contents, priced on age, wind zone and tie-downs, plus flood insurance in Zone AE.
A Garden Drive listing reports central water; sewer service was not stated on the pages we read.
Elementary Zone Q, middle Zone MM and high school South Zone sub-zone 2 for 2026 to 2027.
About 10 minutes to the Lee Health Coconut Point emergency department and 17 minutes to Gulf Coast Medical Center by free-flow routing.
Rental rules were not published on the records we read; the association's documents govern.
Financing depends on the lender's rules for manufactured homes on owned land, including title status, age and foundation; ask a lender who works with manufactured homes.
Mariners Cove sellers ask what their home is worth, how long it takes, what they must give a buyer, how age and pet rules affect the buyer pool, and what selling costs. Each answer below draws on the MLS, the county record, a statute or our own analysis.
Data updated: October 2026 (Southwest Florida MLS saved pull of September 29, 2026, our analysis).
Size, age and condition drive it. In the 24 months to September 29, 2026, closings ran from $45,000 to $277,000 at a $100,000 median.
Four closed on the MLS in the 12 months to September 29, 2026, from $68,000 to $130,000; the county records more.
The 24-month MLS median was 124 days on the market.
Buyers paid 90.1 percent of final list price on average over 24 months.
Some homes sell privately or between neighbors without an MLS listing; the county records every qualified deed.
McGreevy and Comisar: Top 1% Real Estate Agents Nationally Since 2008, pricing every Mariners Cove home on both the MLS and the county record.
Documentary stamps at $0.70 per $100, the owner's title policy, the estoppel certificate fee, a settlement fee, tax proration and a negotiable commission.
In Lee County the seller customarily pays the owner's title policy; the contract controls.
Yes, where the association is mandatory: it states the dues and any balance at closing.
Where membership is mandatory, the seller gives the disclosure summary in section 720.401 before the contract.
If the community operates as 55 and older, the buyer pool narrows to qualifying households; have the association's policy ready.
A no-pets rule removes some buyers; state it plainly so the right buyers come.
Yes. The three closings over $200,000 in the last 24 months were the larger, newer homes.
Usually not before a sale. We compare the cost of a replacement home with the likely price gain before you decide.
Yes, flood damage during ownership, flood claims and federal flood assistance under section 689.302.
Yes, at $0.70 per $100 under section 201.02.
The deed, the home's title or real-property declaration, the HUD data plate and label, insurance policies, permits for additions or a replacement home, and any elevation certificate.
Some manufactured-home buyers pay cash; we bring cash and financed offers and show you the net of each.
Yes, with full disclosure; damage over half the home's value triggers the Village's substantial damage rule.
At the September 29, 2026 pull five homes were listed from $159,000 to $228,500; we price on closed sales first and treat actives as competition.
Only 65 of the 231 parcels carry a homestead exemption, so many owners and buyers are seasonal; a listing ready before winter, and outside storm season, reaches them.
Yes. Twenty-one vacant lots are on the roll; value depends on flood zone, size and what the association allows.
Yes for an older home: roof, tie-downs, plumbing and electrical are the items buyers' inspectors find.
Yes; title companies close by mail or remote notarization.
A primary residence can qualify for the federal home-sale exclusion described in IRS Publication 523; ask your tax advisor.
Slip rights are set by the association; confirm whether a slip conveys with the home before you advertise it.
Some seasonal buyers want a furnished home; we advise case by case.
The road and drainage work is a long-term plus for access; construction timing was not published.
Usually, on small lots, to confirm the home and sheds sit inside the lot lines.
