A National home is worth what homes of its own collection and size have recorded for lately, adjusted for lot, year built, membership and condition, and checked against what Lennar charged for its last new homes. Over the last twelve months that meant resale medians of $231,000 for Terrace, $309,000 for Veranda, $425,000 for Coach Homes and $665,000 for single-family homes, per the county record.

Recorded values by year built

Every National home is recent. The 2026 county roll shows Terrace condominiums built 2021 to 2025 (median 2023), Veranda 2021 to 2025 (median 2023), Coach Homes 2022 to 2025 (median 2024) and single-family homes 2021 to 2025 (median 2023). Among single-family resales the year built mattered more than age normally would, because newer homes were larger: the four 2022 homes resold at a $677,500 median, the four from 2023 at $620,000, the five from 2024 at $835,000, and the one 2025 home at $570,000. Those groups are small, and size explains most of the spread (see the single-family section below).

Why Does an Online Estimate Miss Home Values at The National?

Online estimates miss at The National because ZIP code 34142 also covers Immokalee, because most sales here were Lennar closings, because a condominium and a house are priced as if they were one product, and because a model cannot see which membership, association or flood status a home carries.

The ZIP code problem

The Naples Area Board of REALTORS reports Ave Maria and Immokalee together as ZIP 34142. In July 2026 that area's all-property median was $345,000 and its single-family median $419,000. A National Terrace resale at $231,000 and a National single-family resale at $665,000 are both far from those blended figures, in opposite directions.

The builder problem

161 of the village's 219 qualified sales in the year were builder-direct, about 74 percent. A model fed mostly by resales sees the 58 resales, which skew toward the 14 single-family homes that carry the highest prices, and misses the pricing pressure Lennar's closings create.

The collection problem

A Terrace condominium of 1,154 square feet and a 2,243 square foot single-family home share a gate, a club and a county, but resold at $230,000 and $650,000 respectively in the year (the five resales of the 2,243 square foot single-family plan ran $570,000 to $705,000). An estimate that averages them is wrong for both.

What an estimate cannot see

Whether the home carries a golf or a social membership, whether the condominium association has a current reserve study, whether the address sits in Zone AH or has a map amendment, a pond or golf view, a corner lot, a pool, a generator or newer impact glass. We read these from your documents and from a visit.

How Do We Value a Home at The National?

We value a National home in four steps: pull the recorded sales of its own collection and plan size, adjust for what differs, test the result against Lennar's last prices, and test it against the homes a buyer could choose instead.

Step 1: the recorded sales

We read the Collier County deed record for the plats that make up The National and sort each qualified sale as builder-direct or resale. The twelve months to 17 August 2026 hold 219 sales, and the county's recorded heated area matches Lennar's published plan sizes, so we can compare homes by plan and price per square foot.

Step 3: the builder test

Lennar's closing prices set what a buyer will pay for a nearly identical new home. Its Coach Home closings since June 2026 ran 9 sales at $310,000 (range $285,000 to $320,000), and on 23 September 2026 its community page listed four Coach Homes from $299,997 to $331,998. We show an owner where a resale sits against those prices.

Step 4: the competition test

We then compare your home with the homes a buyer could choose instead: other National resales of the same collection, Lennar's remaining Coach Homes, and the other Ave Maria villages. Southwest Florida MLS figures for The National (active listings, days on market, list-to-sale ratio and months of supply) were not available for this edition (30 September 2026) and will be added in a dated update.

Are Home Values at The National Rising or Falling?

Values at The National have diverged by collection. Single-family resale medians rose from $600,000 in 2024 to $705,000 in 2026, while condominium resale medians fell from $320,000 in 2023 to $243,750 in 2026, and Lennar's own closing medians fell in all four collections.

The prior price is usually the builder's, so a loss here is often a loss against a new-home price that included options, a lot premium or an incentive. One of the 49 was flat. Three Coach Home pairs is too few to generalize.

What to expect next

We do not forecast prices. The record shows what happened: 25 of the 58 resales in the year recorded in February and March 2026, only 1 in July and early August, and the builder's prices still falling as of its June 2026 closings. For an owner, the practical point is that a home priced to the last sold comparable, not to what a neighbor hoped for, is the one that sells.

What Moves a National Home's Value Up or Down?

Size, collection and the price Lennar is charging move a National home's value most. Lot, view, storm protection, membership and the condominium's financial health come next. Each factor below is judged against the recorded sales of your own collection and plan, so the same feature can move one National home more than another, and we confirm every one at the walk-through before we suggest a price.

What raises value

  • More heated area within a plan family. The larger Terrace and Veranda plans resold higher, and single-family homes of 2,400 square feet and up resold at a median of $850,000 against $625,000 for homes under 2,100 (3 sales).
  • A map amendment or elevation certificate that takes the address out of Zone AH, which can lower a buyer's flood insurance quote.
  • A golf membership that conveys, for a buyer who plays, once the dues are confirmed.
  • A lake, preserve or course view or a corner lot on a single-family home, judged at the visit.
  • A recent reserve study and a healthy association for a condominium.

What lowers value

  • Lennar's current prices. A buyer who can buy new at $299,997 to $331,998 in a Coach Home will not pay more for a similar resale without a reason.
  • A higher fee stack. Terrace VI's 2026 association assessment was $9,374.00 a year and Coach Homes IV's $11,286.00, against $7,270.00 for an Executive home.
  • An unclear membership. A buyer who cannot learn the dues will discount for the unknown.
  • A Zone AH address without paperwork. A lender will require flood insurance on a federally backed loan.
  • Condominium reserves and building age rules. Terrace buildings are four stories, so Florida's structural integrity reserve study and milestone inspection laws apply.

Is the Property Appraiser's Just Value the Same as Market Value at The National?

No. Just value is the county's annual assessment of a parcel, set as of 1 January, and market value is what a buyer pays; at The National the two differ by a wide margin, and the gap runs the same direction in every collection.

Why it matters when you sell

Do not price from your tax notice. On the roll, recent sale medians run about 5 to 23 percent above the median just value, depending on the collection, and the tax a buyer will pay is based on the price they pay, not on your assessment. Using about 12.12 mills, our arithmetic from the town's published millage lines and not a published rate, the ad valorem bill on a non-homestead purchase is about $2,800 at $231,000, $5,151 at $425,000 and $8,060 at $665,000, before the district line. A buyer who files a homestead saves about $500 of that a year, and your own Save Our Homes cap ends when you sell, with portability available if you buy another Florida homestead.

About 46 percent of single-family parcels at The National carry a homestead on the 2026 roll, against 9 percent of Terrace parcels, and 39 percent of Terrace and 35 percent of Veranda parcels have an owner address outside Florida, which tells us who the likely buyer pool is for each.

How Do Fees, Membership and the Flood Map Affect What My National Home Is Worth?

A buyer's loan and insurance quote are built from the monthly and yearly charges a home carries, so fees, membership and flood zone reach your value through what the buyer can afford to pay. We confirm each charge from the Lennar schedules and the association documents before we suggest a price, because a buyer's lender counts them in the monthly payment.

Fees and the district

Lennar's 2026 non-golf schedules put the all-in yearly cost of a new home at $9,730 for an Executive single-family home, $11,166 for Terrace VI and $13,107 for Coach Homes IV, including the Ave Maria Stewardship Community District's Series 2021 debt assessment ($1,618.45, $950.46 and $979.44) and operations charge ($841.98). The district is a Chapter 189 special district and not a homeowners association. Its proposed 2026-2027 budget raises the operations charge to $984.20, a proposal until adopted.

Membership

Homes sold new in 2026 carry a social membership; homes sold 2020 to 2022 carried bundled golf, and March 2023 brought social memberships for single-family buyers while Coach Homes stayed bundled. The membership belongs to the home. The 2026 golf dues amount is not published in any record we could find, and we ask the club for it for each address rather than estimate.

The flood map

FEMA's effective panel 12021C0260H is dated 16 May 2012, before the village was built. We checked 26 sample points across The National on 23 September 2026: 20 fell in Zone AH, 4 in Zone X minimal risk and 2 in Zone X shaded. Two neighboring Coach Homes IV homesites differ. Terrace and Veranda condominiums resold at $231,000 and $309,000 medians and Coach Homes at $425,000, and within each, plan size sorts the sales. Terrace buildings are four stories; Veranda and Coach buildings are two. Because plan size sorts the price, we compare your home only with sales of the same collection and heated area, never with a town-wide or ZIP-wide average.

Beyond plan size, condominium values at The National turn on the association's fees and reserves and the membership. 24 of the 44 condominium resales closed under $250,000, 13 between $250,000 and $350,000 and 7 at $350,000 or more.

Coach Homes

Coach Homes are two-story buildings with larger plans: 1,741 and 2,110 square feet. 5 resales in the year closed at a $425,000 median, above Lennar's own $319,000 median for 28 Coach Home closings, and Lennar's remaining four were listed from $299,997 to $331,998 on 23 September 2026. We tell Coach Home owners where a resale sits against that range.

What Are Single-Family Home Values at The National?

Single-family homes resold at a $665,000 median in the twelve months to 17 August 2026 on 14 sales, from $530,000 to $940,000, and the middle half ran $607,500 to $838,750. We read these figures from the county deed record and match your home to the heated size band below before we suggest a price.

Why single-family resales beat the builder

Lennar's single-family closings ran $500,000 on 45 sales in the year, and the resales ran $665,000. The difference is mostly size: the five resales of 2,400 square feet or more recorded a $850,000 median, and Lennar recorded no closing in that band. A resale of a comparable size to a Lennar home usually trades near Lennar's price, and every one of the 14 single-family resales that had an earlier sale on record sold for more than before, by a median of $66,950.

How Does Lennar's Pricing Change What My Home Is Worth?

Lennar sets the price a buyer compares your home with. In every collection its 2026 closing median is below its 2025 median, and in every collection it is far below its 2023 median. We read an owner's value against those closings first, because a buyer will compare your home with them before anything else.

What Lennar is selling now

Lennar's community page on 23 September 2026 showed the Terrace and Veranda condominiums and the single-family Executive homes as sold out, with four Coach Homes available. For a Terrace or Veranda owner, that means there is no new competing unit in your collection, but Lennar's last closings still frame what a buyer pays.

How we account for it

We show an owner Lennar's last closings in their collection and plan: Terrace 23 sales at $195,000 since June 2026, Coach Home 9 sales at $310,000, and single-family 8 sales at $527,500. Lennar recorded no Veranda closing in that period. We then explain where a resale of the same plan sits and what the buyer gets for any difference.

When the builder matters less

A single-family home with a view, a pool, a larger plan or a lot Lennar no longer has competes on its own terms, and a condominium on an upper floor with a map amendment on file can be worth more than the median. The builder's price is the starting line, not the ceiling.

How Do National Values Compare With Other Ave Maria Villages and Collier County?

The National is Ave Maria's highest-volume village, with 219 recorded sales in the year at a $260,000 median, below the other villages' medians because most National sales are condominiums. The table below sets each National collection beside the other villages and Collier County, so you can see which comparison fits your home.

Is my Zestimate accurate at The National?

Not reliably. ZIP 34142 includes Immokalee, most sales here were builder sales, and an estimate cannot see your membership, your association or your flood paperwork. Use it as a rough check and ask us for the recorded-sales value.

Why is my home worth less than what the builder charged me?

A builder's price includes the lot premium and options, and the builder's own closing prices have fallen since: Lennar's Terrace closing median went from $273,000 in 2023 to $199,000 in 2026.

Can my resale be worth more than a new home?

Yes, where the resale is larger or has features the builder no longer offers. Single-family resales closed at $665,000 against $500,000 for Lennar's closings, and Coach Home resales at $425,000 against $319,000, on small samples.

What is my Terrace condominium worth?

Terrace resales closed at a $231,000 median on 22 sales, from $210,000 to $269,000. The 1,301 square foot plan resold higher ($260,000) than the 1,154 square foot plan ($230,000).

What is my Veranda condominium worth?

Veranda resales closed at a $309,000 median on 17 sales, from $225,000 to $352,000. The county shows plan sizes of 1,355, 1,366 and 1,569 square feet.

What is my Coach Home worth?

Coach Home resales closed at a $425,000 median on 5 sales, from $350,000 to $442,200. That is a small sample, so we price a Coach Home from the plan and the builder's remaining inventory as much as from the resales.

What is my single-family home worth?

Single-family resales closed at a $665,000 median on 14 sales, from $530,000 to $940,000, with the larger plans at the top.

What is my home at Maple Ridge, Del Webb Naples or Avalon Park worth?

Those villages have their own pages and their own data: see Maple Ridge, Del Webb Naples and Avalon Park, or ask us for a valuation.

Does a golf membership add value?

It adds value to a buyer who plays, once the dues are confirmed. The 2026 golf dues amount is not published in any record we could find, so we ask the club for the schedule for your address.

Does a social membership versus a golf membership change my price?

It can. Homes sold from 2020 through 2022 carried a bundled golf membership, while 2026 sales carry social, and the membership is tied to the home. We confirm which yours has and explain it to the buyer.

Does a lake or golf view add value?

Often, for a single-family home, but the county file does not record views, so we judge it at the walk-through and from nearby sales.

Does a pool or a generator add value?

They can on a single-family home. We do not quote a fixed dollar amount because the county file does not capture them; we compare with resales that had them.

Does impact glass add value?

Storm protection can lower a buyer's insurance quote, so we ask for the product approvals and any wind-mitigation report and put them in the listing.

Does the district assessment affect my value?

Yes, through the buyer's yearly cost. The Series 2021 debt assessment was $1,618.45 for an Executive home, $950.46 for Terrace VI and $979.44 for Coach Homes IV in Lennar's 2026 schedules, plus an operations charge of $841.98.

Does being in Zone AH lower my home's value?

It can raise the buyer's insurance cost and lead a lender to require flood insurance, so a letter of map amendment or elevation certificate helps. FEMA's 2012 panel puts 20 of 26 sample points we checked in Zone AH, and homesites differ.

What is the difference between just value and market value?

Just value is the county's yearly assessment; market value is what a buyer pays. On the 2026 preliminary roll the median just value was $194,320 for Terrace and $522,342 for single-family homes, against recent sale medians of $230,000 and $550,000.

Will a buyer's taxes be based on my assessment?

No. A buyer's taxable value resets toward the price they pay, which is why the sale price, not your tax bill, is the guide to the buyer's cost.

How often should I check my home's value?

Once a year, and before any decision to sell, refinance or insure. The record moves; condominium medians fell between 2023 and 2026.

Do you charge for a home valuation?

No. A valuation is free and carries no obligation to list.

How accurate is your valuation?

It is as accurate as the sales it rests on. For a plan with several recent sales it is a tight range; for a plan with two or three we say so and widen the range.

Can you value my home without visiting?

Yes, a range from the recorded sales, the same day. A visit lets us adjust for lot, view, upgrades and condition.

How do Lennar's incentives affect my value?

A buyer compares your price with what Lennar nets after incentives, so we ask Lennar's sales office what it is offering and show the comparison. The incentive terms change and we confirm them in writing before we quote them.

What does an appraiser look at?

Recent sales of similar homes, adjusted for differences. A lender's appraisal will use the same record we do, plus the condition and any contract concessions.

Can I appeal my property tax assessment?

Collier County's Value Adjustment Board handles petitions, and the deadline is printed on your notice of proposed property taxes. A Save Our Homes cap limits increases for a homestead, and a lower assessed value does not change what a buyer pays.
